Transcript
- 0:00Hi there, it's Greg Scherr, once again pinch-hitting for the great Jeff Zimpher, who I am very pleased to report is on the men.
- 0:08The radiation is over and he is on his way to the other side and is actually doing quite well.
- 0:15He wanted me to let you know I have something fantastic for you that you are really going to relish.
- 0:22It is an interview with one of the top originators in the country.
- 0:25His name is Oleg Dikot.
- 0:28He's not a well-known name, but let me just tell you that he's closed $4 billion in production and he's not even 40 yet.
- 0:37He goes into depths that I have not heard in a podcast interview before, and you will 100% benefit from this.
- 0:46Please enjoy.
- 0:48And another Monday, back by popular demand, a top producer, Oleg Dikotch is with us.
- 0:56What's going on, my friend?
- 0:59Everything good in my world.
- 1:00We got a little bit of snow here in Washington in March.
- 1:03Hoping to hit the slopes this weekend.
- 1:05Super excited about that.
- 1:06My 12-year-old just got into snowboarding and just grasped it.
- 1:12So yeah, I'm excited.
- 1:13All is good.
- 1:14Mortgage volume is great.
- 1:16Things are just pumping.
- 1:17You're one of the most interesting people in mortgage.
- 1:21You know that picture of the guy who's like the most interesting man?
- 1:25If there was one in mortgage, it would be you.
- 1:27I mean, what a story you have to share.
- 1:29You got into the business at a very young age.
- 1:31You were 16 years old, doing some odds and ends at a bank,
- 1:37and started to see people moving and shaking, became a teller,
- 1:40then later got into the mortgage business,
- 1:42did whatever it took to be a top producer,
- 1:46and you have closed over $4 billion in volume.
- 1:50And people are probably like, well, Oleg, do I know Oleg?
- 1:54Because where's his social media?
- 1:57I mean, how come I've never heard of this guy?
- 1:59Well, a lot of people have heard about you in the coaching realm.
- 2:01And you were a top coach at the core under Rick Ruby.
- 2:04And then you eventually branched out and you have something so exciting
- 2:08that you're a part of that we'll talk about.
- 2:11But your journey, Oleg, you know,
- 2:13you're closing 60 loans in the month of March.
- 2:16I'm not sure if you're aware of that, but
- 2:19we're going to get into like, what are the keys?
- 2:21How do you, what do you look for in grant?
- 2:23I'm
- 2:23just so excited.
- 2:24I don't know where to start.
- 2:25Is it obvious that I'm this excited?
- 2:26Can you,
- 2:26have you ever seen me this?
- 2:28Well, this up?
- 2:29Well, Greg, I gotta tell you, you know,
- 2:31a lot of people don't realize too, is that like, I never thought I would be here today.
- 2:36Like
- 2:36meaning I'd never, I like, I didn't grow up in a place where like, you know, people told you to
- 2:41dream and think big or anything like that.
- 2:43Like, in fact, it was a little bit of the opposite.
- 2:46And
- 2:46I'm not saying that in a way of like, you know, where it was like a bad upbringing.
- 2:52It was great.
- 2:52It was just, you know, I wasn't around big thinkers.
- 2:55And so like my expectations for myself
- 2:58was like more along the lines of survival.
- 3:02If I can make 100K a year in mortgage and I would be
- 3:05great.
- 3:05I'm set.
- 3:06If I can make 120, I'd be set.
- 3:08And it was really, you know, when I really realized,
- 3:13you know, being around the right people and following and doing exactly what they do,
- 3:20it really doesn't matter who you are.
- 3:21If anybody follows the play and runs the play for a long
- 3:25enough time, you get the results.
- 3:27And I remember when I started in mortgage, which was 18 and,
- 3:33And, you know, day one, the harsh reality of you have to find your own business kicked in.
- 3:42And, you know, for a lot of people, that's kind of a depressing thing, especially when you enter into the business.
- 3:47It's like you think it's going to be easy, but then you realize how hard it is to find your own business.
- 3:53From that day, it was really, you know, the shift was, you know, look at somebody that's doing it, ask them what they did.
- 4:03don't ask too many questions so that way they continue talking to you and just do it and execute
- 4:08just get enough to just execute and um and that's how it started and i remember the company that i
- 4:13was with um you know by like month six or seven or eight um i uh was doing more units than the
- 4:21people around everybody else around me and and the thing is it wasn't like i was doing an impressive
- 4:27amount of units i you know my first company that hired me i mean they didn't have massive great
- 4:32producers.
- 4:33I mean, the average person was doing two to three loans a month.
- 4:37And so when you're
- 4:38doing, I think I closed like nine in one month, more than anyone.
- 4:42Well, 2005 at that time in a
- 4:45small little broker shop, that was impressive.
- 4:47But it just goes to show you that, you know,
- 4:51following a plan and what other people are doing that's working, like at the end of the day,
- 4:57that is the way.
- 4:58Like it's, you're not going to recreate it.
- 4:59Just figure out what the other
- 5:00people are doing.
- 5:01They're having the results that you want and just execute.
- 5:03There's so much there.
- 5:05You mentioned that you didn't grow up in an environment where you were really encouraged
- 5:10to dream big.
- 5:10You were born in Ukraine.
- 5:12Yeah.
- 5:14How long were you there for?
- 5:16So I came here when I was
- 5:17three.
- 5:17So I don't remember anything.
- 5:19I've never been back.
- 5:20I have relatives that are still there,
- 5:23but I don't know them.
- 5:23I don't really know them.
- 5:24I mean, I've seen them on Zoom videos,
- 5:26but I don't know them know them.
- 5:28We've had a few come, you know, since the whole war broke out,
- 5:31come over that I've met and actually helped them purchase homes and everything since then.
- 5:36But yeah,
- 5:36yeah, I was born there, came here when I was three, pretty much grew up here.
- 5:41So did your folks speak a lot of English when they came over?
- 5:44So, you know, that's the funny thing is, so I do have a lot of clientele that is part of the
- 5:49Slavic community, Russian, Ukrainian, Moldovian, or Romanian, Belarusian, and so forth.
- 5:55And,
- 5:56you know, in my household, my parents were actually trying to learn English growing up.
- 5:59So we actually tried to speak English because we were trying to help them speak English.
- 6:04And so we
- 6:04really didn't speak the language really just a little here, a little there.
- 6:08And so when I got
- 6:10into the industry, I actually, that's when I kind of, for the most part, learned it.
- 6:14And I still
- 6:14don't speak it great.
- 6:16Like I, I'm like 80% there, but, but, but, but yeah, so we, we grew up in an
- 6:21environment where we were trying to help our parents speak English.
- 6:24So.
- 6:24Yeah.
- 6:24Interesting.
- 6:25So you said something a few minutes ago.
- 6:27You said, just run the play.
- 6:29So anybody that hears that is thinking, well, gosh, what's the play?
- 6:33So get into that.
- 6:36Well, so I think the play, the thing about it that a lot of people don't realize is there's a couple core basics of like what you need to do, right?
- 6:45Meaning like calling agents is a, that'll never go away.
- 6:51We're always going to have to call agents, right?
- 6:53And there's nothing impressive by somebody saying call agents, right?
- 6:56I think, you know, what I define the play as is, you know, how, you know, what is your
- 7:02approach?
- 7:04Where are you finding agents?
- 7:06You know, what are all the different ways to get in front of an agent without cold calling?
- 7:10Like one of the things we developed is, you know, 18 different ways to get in front of
- 7:15an agent without cold calling.
- 7:17And then it's like, once you, you know, what is your approach?
- 7:20What is your script?
- 7:21Once you get in front of them, how does that look like?
- 7:23Like everybody's like, well, have meetings with agents.
- 7:25Great.
- 7:25That's very general.
- 7:26Have meetings.
- 7:26But how do you have that meetings?
- 7:28What do you say in that meeting?
- 7:29How do you have an effective meeting to where ultimately what matters is, did you get a
- 7:35lead?
- 7:35Yes or no.
- 7:36And if the answer is I'm barely getting a lead here and there, or I'm meeting with a
- 7:40bunch of agents and they're really not giving me any leads.
- 7:44The fact that you're meeting with agents is great.
- 7:46You develop the skill to get in front of them.
- 7:48And, but however, you haven't developed the skill to have an effective high level meeting to get more from them.
- 7:54Then you have, you could say on the other side of it is your current agents that you have, you know, the ones that are using you from time to time.
- 8:02The question is how, what percentage of business are you getting from them and what is the play to get a higher percentage of business from there?
- 8:09So I think that, you know, a lot of people, they, you know, when they get into coaching, they are told a lot of basic general things.
- 8:20You should work with agents.
- 8:21You should get more from the ones that you know.
- 8:25But a lot of people lack the what is the actual strategy to get in front of agents?
- 8:31What's the strategy to, you know, have a highly effective meeting?
- 8:36What's the strategy post-meeting to then have a large percent of it continue to send you business?
- 8:43So I think that defining that strategy and that, and I think that always changes.
- 8:48I think that changes depending on market conditions.
- 8:51And I think that having the one that is working today is different than the one that worked, you know, five years ago or maybe 10 years ago.
- 8:59I'm going to take this from, you know, cruising altitude of 35,000 feet with the seatbelt sign off.
- 9:07to down a little bit where you can see the lights below you.
- 9:11And let's, let's unpack two things that
- 9:13you just said, effective meetings.
- 9:15So what goes into an effective meeting with an agent?
- 9:19Yeah, so perfect.
- 9:22So, you know, most people when they meet with an agent,
- 9:25like a lot of them are like, well, I don't have a strategy.
- 9:27I come in there and I try to find
- 9:29rapport.
- 9:30And then, you know, and then when I see an opening, I give him my, you know,
- 9:34and they give them a two minute speech and most people to say the exact same thing.
- 9:38And, and, and,
- 9:40and, and what they basically say is short of, I'm going to take care of your clients.
- 9:44I'm going to
- 9:45close on time.
- 9:45Right.
- 9:47And then the agent typically will say, Hey, this is so great.
- 9:50Like, as if they
- 9:51never heard it before, I'm going to send you people.
- 9:54And they, you know, the meeting ends,
- 9:56they walk out and, and, and a lot of people feel great after the meeting.
- 10:00And they're like, Hey,
- 10:01I'm going to get all these leads.
- 10:02And then they never hear from the agent again.
- 10:04And a lot of
- 10:04people are like, well, I don't really have a strategy, but I, I wing it each time.
- 10:09Well,
- 10:09that is your strategy, right?
- 10:10Like the fact that you wing it each time is your strategy.
- 10:13So what I
- 10:14think a highly effective meeting is, I think one is you have to have the ability to meet agents
- 10:20from anywhere.
- 10:20I think the whole traditional meet them in person, I think is the old way,
- 10:27which it's not to say that it doesn't work, but you're very limited, right?
- 10:31Like how much,
- 10:32how many more variables do you have if you're only meeting people in person?
- 10:36Now, all of a sudden,
- 10:37distance is a variable.
- 10:38Now, all of a sudden, the time, it becomes a variable.
- 10:41Now, the location of
- 10:43where you meet becomes a variable.
- 10:44You just have more reasons why that meeting won't happen,
- 10:47or you'll set less of them up.
- 10:48So, you know, one of our strategies that we have is the agent
- 10:53Zoom strategy where you meet them on Zoom, coupled with a presentation, a PowerPoint presentation that
- 10:59essentially sells you, the team, who you are, and all the different ways where you can essentially
- 11:07help agents.
- 11:08And what you're doing in that meeting, and I think in any meeting, what people don't
- 11:11realize that they're doing is you are programming the agent to feel a certain way about you.
- 11:17Like
- 11:17every time you're in front of an agent, whether you realize or not, they end up feeling a certain
- 11:22away about you by the way you talk, by the way you present, by what you show, by how you break.
- 11:27And this goes to the agents that are newer to you.
- 11:30And it goes to the agents that are
- 11:31brand new and the ones that you currently have.
- 11:33A lot of agents, the lenders don't realize that
- 11:35when you call your agents and the market's tough and all you do is complain, complain, complain,
- 11:39complain, even though the agents are with you and they maybe will share in that misery.
- 11:45After that call, they're like, you know what?
- 11:47I don't know if I want to send him another client
- 11:49Because man, that was very, very negative.
- 11:51Sounds like he has a bunch of problems in his business.
- 11:53And they don't realize like that's indirectly hurting them, right?
- 11:58And I'm not saying you shouldn't share with agents and everything else, but you got to
- 12:02understand at what point is it having a negative impact on me, right?
- 12:06Because at the end of the day, agents want to be around people that are winning, that
- 12:09will help them win more deals.
- 12:12And so all the programming that you do from the initial meeting to the presentation, to
- 12:17the follow-up calls to the marketing that you do, all of that should essentially make them feel that
- 12:23if I work with so-and-so, in my case, Oleg and his team, I will win more often.
- 12:29I will close more
- 12:30deals.
- 12:32They will help me win more.
- 12:33If they feel that, they're going to send you more transactions,
- 12:36especially if you have a way of showing them all the different ways that you could help them.
- 12:42And so what I do very, very simply is when I present to them, most of my initial presentations are on Zoom with a PowerPoint as I go through why I have a team, how we help them convert more, why it's important for us to do this, why we have the pre-approval managers, why we have less than 1% of our pre-approvals fall out versus the industry average of 22, why we have the backend team, the processing, why we update every single Tuesday without fail,
- 13:11why we do this, why we do that, why we get reviews.
- 13:14And then we go into the different
- 13:16products that we offer.
- 13:17And then I like to always share stories about the different products.
- 13:21Instead of just saying, hey, we do non-QM and we have non-QM, it's, hey, have you ever heard
- 13:25of non-QM?
- 13:26Do you know what the differences are?
- 13:27Do you know how a non-QM works?
- 13:28Well,
- 13:29most LOs have them, but very few actually use them.
- 13:33In fact, here's a story.
- 13:34I was talking to
- 13:34one gal and I like to tell stories as I go in my presentation.
- 13:39And we're talking about our bank
- 13:40statement alone.
- 13:41And she had a client who was self-employed and wrote everything off.
- 13:45And this
- 13:45person happened to get denied by three different lenders.
- 13:47And I convinced her, true story, to
- 13:50connect them with me.
- 13:51And we got him approved for $1.85 million.
- 13:53He went on a contract for $1.65.
- 13:55We had him closed within 30 days.
- 13:56The agent made a $52,000 commission.
- 13:59And I say that, well,
- 14:01but because think about this.
- 14:02So from the other end, from the agent side, you have to make it
- 14:05about them.
- 14:06It's like at the end of the day, a lot of LOs come in and it's all them, them, rah, rah,
- 14:10rah, rah, rah.
- 14:11Like I used to tell agents like, hey, I'm number one in Washington state for years
- 14:15and years and years.
- 14:16I don't even talk about that.
- 14:18It's all about them.
- 14:19I make it all about why does
- 14:21it matter to them when they use me?
- 14:26Why do these products matter to them?
- 14:31Why does me having a team
- 14:32matter to them.
- 14:33And if you make it about them, then they step away from that meeting.
- 14:37And they're
- 14:37like, hey, that is what I want to work with.
- 14:39Here's what I want to have as one of my lenders.
- 14:42And that's another thing that we've learned is that all agents work with multiple lenders.
- 14:47And
- 14:47a lot of when they hear that, they get discouraged.
- 14:49And they're like, well, am I not enough?
- 14:51Right.
- 14:51And I get that.
- 14:52I went through that stage too.
- 14:54But then you realize the opportunity in that.
- 14:56And the opportunity is you could get anyone's agent to work with you as well.
- 15:01It's not just
- 15:01limited to you anymore because at the end of the day, all you're trying to do is become one of
- 15:05their lenders versus their only lender.
- 15:08The trap is when you want to be their only lender and you're
- 15:11trying to be primary and that's all you're going for is the primary lender relationship.
- 15:16The trap
- 15:16is most likely they have somebody and then they feel like at the end of the day, you're trying
- 15:21to replace them.
- 15:22So then their guard is up versus coming in with the approach of like, hey, I'm not
- 15:27trying to replace your primary.
- 15:28Your primary is probably awesome and amazing, but here's where
- 15:31we could help you.
- 15:31Here's the business we could do for you.
- 15:33And then you try to get on one of the
- 15:35other levels that we teach, which is either the business level, the backup level, and the program
- 15:41level.
- 15:42And then you earn primary along the way.
- 15:45And I think that that's where when it comes down
- 15:48to effectively having a meeting, it's not only making sure it's about them, but it's also making
- 15:54sure you sell them based on a level that you could easily get on with them.
- 15:59And most lenders,
- 16:00they just go for primary.
- 16:02And as soon as they hear about another lender, they talk crap about them
- 16:05and they don't realize it's hurting them more than it's helping them.
- 16:10I mean, first of all, you are absolutely on fire right now.
- 16:14Nine alarm fire.
- 16:15You are,
- 16:15bring all the engines.
- 16:16Love what you're saying.
- 16:17Thank you for dropping those nuggets on everybody.
- 16:20The statistic you threw out about your conversions, but just pretty staggering too.
- 16:24And
- 16:25your lack of fallout compared to the industry standard.
- 16:27So what's this one thing that people
- 16:31can do to convert at a higher level without going into your entire playbook, but what is a thing
- 16:36that's top of mind for leading to better conversion?
- 16:38You know, the first thing is
- 16:41the most basic, basic, basic that most loan officers miss is if you respond to every lead
- 16:47within 15 minutes, do not let a lead sit for more than 15 minutes, your conversion will skyrocket.
- 16:54The biggest hole that everybody has in their business is that leads wait too long.
- 17:01And by the time they call them back, they talk to somebody else or they talk to another lender.
- 17:06Speed to lead.
- 17:07Speed to lead is number one, right?
- 17:09And so I think that's the one where most people are like, well, I talk to every lead immediately when they call in.
- 17:17And that's their perception.
- 17:18But the reality is, do you really?
- 17:20Because you don't have a team.
- 17:21And so you're telling me when you're in a meeting with a client 101, you're talking to every lead immediately.
- 17:26When you're meeting in front of an agent, you're talking to every lead immediately.
- 17:29Or, hey, when you have an underwriting problem and you're dealing with loan problems, which we all do, you're talking to every lead immediately.
- 17:35I think people don't realize, actually, the fact that they might pick up their phone a lot.
- 17:42They're actually not talking to every lead immediately.
- 17:44What if a lead gets emailed in?
- 17:45Are you jumping on that immediately?
- 17:47So I think speed to lead is the big one that we don't realize how slow most people are and how many leads most people miss.
- 17:56Like there's a lot of leads that when people get busy, especially with rates coming down and more people having more refis, they get busier.
- 18:04And a lot of people don't realize like, hey, I got a text lead.
- 18:08I was going to respond to them immediately, but I got on this call with so-and-so.
- 18:12And then before you know it, the next day they reach out to the lead.
- 18:15So speed to lead is number one.
- 18:18And I think that that's the easiest one where if you could solve that, that alone will skyrocket your conversion.
- 18:26Excellent.
- 18:27There were two parts to what you pointed out where I wanted to stop you in your tracks.
- 18:31The other aspect was your current percentage that you're getting.
- 18:35And so there's a lot of opportunity there with your current agents, you know, always be recruiting.
- 18:40Right.
- 18:40And I guess that goes for the agents that are in your sphere.
- 18:43Open up our eyes to some of the things that you do to make sure that they don't forget that you're you're in their stable.
- 18:49Yeah.
- 18:49So, you know, it's funny is that a lot of us don't realize that this is so simple.
- 18:55and I think almost every LO misses this.
- 18:58They get an agent,
- 18:59the agent and them start working together,
- 19:01things are going good.
- 19:02They start with a lot of transactions,
- 19:05let's just say it's a great relationship
- 19:06and slowly over time,
- 19:08the amount of deals goes away
- 19:10and they just think,
- 19:11hey, either that agent is slower
- 19:14or that agent is maybe not using him anymore
- 19:18because they found somebody else
- 19:19or whatever the reason is.
- 19:22What really happened
- 19:24is they stopped selling and reselling that agent on them.
- 19:30Like one thing that you always have to be doing,
- 19:33no matter what, whether it's directly or indirectly,
- 19:37whether it's subliminally,
- 19:39you have to resell your agents on what you do and why you.
- 19:43All your marketing has to constantly be reselling them
- 19:47on you and your team.
- 19:50If you're not, your amount of business starts going down.
- 19:53So if you think about it, like the first thing is first is it means that you have to be in what we call be doing a ton of agent programming calls.
- 20:02And agent programming calls are calls that you're doing them and programming them on all the different future situations that they need a lender and where you could help.
- 20:14For example, a simple one, just to give you an example, is let's just say, Greg, you're a realtor and I reached out to you.
- 20:22and you and I just,
- 20:25we just completed a pre-approval for you.
- 20:26So I reach out to you,
- 20:27hey, Greg, I just want to reach out.
- 20:29Did you get the pre-approval?
- 20:30Does that purchase price work for you?
- 20:32And you're like, yes, it works for me.
- 20:34I say, okay, awesome.
- 20:35Hey, Greg, by the way, this is the programming.
- 20:37Do you ever run into situations with clients
- 20:41where they're pre-approved for 700,
- 20:43but if they had 750,
- 20:45that extra 50K would be the difference
- 20:46between them buying a home
- 20:48versus continuing to search.
- 20:50Do you ever run into that, right?
- 20:52Now, most agents will say yes.
- 20:54And you say, well, hey, I just want you to know a ton of agents use this as a second
- 20:59opinion lender.
- 21:00Oftentimes, we're able to get on average between 50, 60, sometimes 70K more, especially
- 21:06more than the local big banks here in buying power.
- 21:09So next time you run into a client that needs a higher purchase price, just know, like,
- 21:14let us be that team for you, right?
- 21:16Very, very simple.
- 21:17That is how you program them on a future situation where they need a lender, right?
- 21:21Another one, a simple one could be saying, hey, great.
- 21:24By the way, do you work weekends, right?
- 21:27And obviously, every agent does, right?
- 21:30We're asking questions that we know the answer to.
- 21:34And they say, yeah, well, hey, I just want you to know we have pre-approval managers on staff every single weekend.
- 21:40And we want to work when you work.
- 21:42Most agents put together deals on weekends.
- 21:44Now, here's the thing.
- 21:45like next time, you know, you're working the weekend and you have a client that you're working
- 21:50with us, reach out to us.
- 21:51We'd love to help.
- 21:52Also, if you have another situation where they're
- 21:54working with a different lender, that lender is out of town or unresponsive, just know we do a lot
- 21:58of pre-approvals on the weekends for our clients that for our agents that need to write offers.
- 22:03Just keep that in mind, right?
- 22:05Again, you're programming them in the future situation where
- 22:09they need a lender.
- 22:10I'll give you another one, you know, since we're on this.
- 22:13Hey, Greg, do you
- 22:13ever work with self-employed borrowers, right?
- 22:17Yes, I do.
- 22:17Well, hey, do you ever run into scenarios
- 22:19where they write off way too much and they can't get qualified?
- 22:24Yeah, it happens all the time with
- 22:26self-employed borrowers, right?
- 22:27Well, hey, great.
- 22:28Next time you run into a client that can't
- 22:30qualify, I just want you to know from all of our non-QM programs, from our bank statement loans,
- 22:35for a 1099 loan, we could go off of the 1099 loan instead of their bank statements to our DSCR
- 22:40lending where we don't even look at the tax returns for no ratio products just know if you
- 22:45run into that scenario and you have somebody that has a large down payment 20 or more most of the
- 22:50time we're able to find them solutions even though they've been denied by other vendors but just keep
- 22:55us in mind let us be that lender for you right and it's just it's having these constant conversations
- 23:02where you program them got it this is really really super powerful i'm going to stop i'm going
- 23:08I'm going to stop it.
- 23:09Can I ask you one thing though?
- 23:11Cause it were mentioned one last thing.
- 23:13Cause a lot of people,
- 23:14they get caught up on this.
- 23:15They're like,
- 23:16well,
- 23:16what if the agent says no,
- 23:18like meaning,
- 23:19Hey Greg,
- 23:19do you ever run into somebody that,
- 23:20that,
- 23:21uh,
- 23:22uh,
- 23:22is self-employed,
- 23:23but doesn't qualify.
- 23:24Cause they write off too much.
- 23:25And you say,
- 23:26no,
- 23:26what do you say?
- 23:28Well,
- 23:29you will.
- 23:30I say lucky you next time you do.
- 23:32And you keep going.
- 23:34Hey,
- 23:34do you work weekends?
- 23:35No.
- 23:35Well,
- 23:35lucky you.
- 23:35But next time you do just know,
- 23:37like,
- 23:38this is what we do.
- 23:39Like, it doesn't matter the sale, like you program the same, it's irrelevant
- 23:43what they say.
- 23:45And so again, it's getting into this mode where you're always selling it.
- 23:49And let
- 23:49me tell you why this is so important.
- 23:51This is so important because what happens in the worst zone
- 23:56that you want to be in with real estate agents is the friend zone.
- 24:00It's the worst zone, the friend
- 24:01zone.
- 24:02I'll tell you what I mean by that.
- 24:03The friend zone is when you guys hang out together
- 24:06and everything.
- 24:08And you're their go-to lender when they need a lender.
- 24:11Well,
- 24:11when do they typically need a lender?
- 24:14When somebody shows up and they have no lender.
- 24:17And they're like, well, Greg, who should I work with?
- 24:19I have no lender.
- 24:20And they're like, oh,
- 24:21well, gosh, my buddy Oleg, go reach out to my buddy Oleg.
- 24:26Well, that's happening less and less
- 24:29as people have access to online lenders and everything else.
- 24:33Very rarely does somebody just
- 24:35show up to an agent and they have no lender whatsoever, right?
- 24:39Or they don't have a unique
- 24:40scenario.
- 24:40And so what I realized that the friend zone is super, super real, where if you stop
- 24:47selling to your agents that you currently working with on every which way that you could help them,
- 24:52you are missing so many deals that you don't even realize that you're missing.
- 24:56So for example,
- 24:57I remember I called one of my buddies, really, really close friend of mine, and I'm just driving
- 25:02home, I call him and he goes, Oh, he was super excited.
- 25:05He's like, I just put together this deal
- 25:08where I'm like triple ending.
- 25:09And I'm like, well, what do you mean?
- 25:10Tell me more.
- 25:11And he's telling
- 25:11me, he's like, well, so I have a guy who I'm doing an open house for and his, a guy came in,
- 25:19wants to buy his home.
- 25:21And basically it's, he came in contingent and I have this one lender
- 25:26that has this bridge loan product.
- 25:27So I sent him to that lender.
- 25:28He got him pre-approved.
- 25:29So now
- 25:30All of a sudden we're non-contingent.
- 25:31We're closing on this deal.
- 25:32I'm double ending it.
- 25:34And then, you know, the fact that we're not contingent,
- 25:36I'm actually going to sell his home after closing when he buys this home.
- 25:40So I got three deals out of one.
- 25:41I'm super excited, which by the way, you need to get a bridge bone product.
- 25:45And I'm like, whoa, whoa, whoa.
- 25:46I'm like, I have a bridge bone product.
- 25:48And he's like, you do?
- 25:50And I'm like, yeah.
- 25:51And he's like, why didn't you tell me about it?
- 25:54And I'm like, you're right.
- 25:56I didn't even fight for that deal.
- 25:57And I realized the reason why I didn't tell you about it,
- 25:59Because we're friends.
- 26:00We hang out all the time.
- 26:01Why do I need, like, I assume that you're going to go work with me all the time.
- 26:04You need a letter.
- 26:05Every scenario we need a letter.
- 26:07And guys, it's not how it works.
- 26:08So, you know, at that point I told him, I said, hey, moving forward, every time we talk,
- 26:12I'm never going to end the conversation without sharing something that me and the team are
- 26:16doing of how we could do business together.
- 26:19And that is ultimately what we're talking about here.
- 26:22And so when it comes to like the agents that you currently work with, you absolutely have
- 26:27to always your marketing, everything that you do, every time you talk to them, you have to
- 26:33constantly program them on all the different ways that they could use you.
- 26:37And here's the thing,
- 26:38guys, this takes like 20 minutes at the end of every conversation.
- 26:41I'm sorry, 20 seconds at the
- 26:42end of every conversation.
- 26:44This does not take a lot of times.
- 26:45This is a strategy and a mindset
- 26:48and just the way you become and the way you operate where you're always programming them
- 26:53to think about you when they need a lender.
- 26:56So going back to it, what do we do?
- 26:58So one of the
- 26:58things that we do that we have crazy success with is, you know, when I start coaching people,
- 27:05one of the things that I have them do is resell all their current agents on them.
- 27:10And it's funny
- 27:11because people are like very hesitant about this.
- 27:13They're like, well, why would I resell?
- 27:15And so
- 27:16then we show them how to do it properly.
- 27:18We give them the presentation, we show them how to resell
- 27:21and the results are always the same.
- 27:23They're like, every time,
- 27:26they're like, I can't believe
- 27:27how many agents didn't know I do this,
- 27:29this and this and this.
- 27:30How many agents didn't know this?
- 27:32Hey, I'm getting leads like on the spot for,
- 27:34and it's like, yeah,
- 27:35because agents, they don't know what they don't know.
- 27:37And we just assume they know
- 27:38because maybe one time we had it in our email
- 27:40or we mentioned it one time on a call to them
- 27:43versus we're constantly, constantly, constantly,
- 27:46again, selling, reselling and programming them
- 27:49on when to use them.
- 27:51In fact, one gal that I started coaching, she and I, we always compete for the number one spot in Washington.
- 27:58And she started coaching with me and I had her do this.
- 28:04She has $40 million a month set for the next two months.
- 28:09She said, I can't believe how great this works.
- 28:11I can't believe how easy it was.
- 28:14I can't believe that I've been missing out on this this whole time.
- 28:18And I think that that's the part that people don't realize is like when it comes to strategy, they don't realize like the simple little things that are so effective that if you do right, like, yeah, we should all call the agents.
- 28:31Yeah, we should all be talking to agents.
- 28:32But it's like, what do you say?
- 28:33How do you say it?
- 28:34Is it effective?
- 28:35And how do they feel about you?
- 28:36That is the difference maker between you growing your agent business or it plateauing or going down.
- 28:43Man, Oleg, this is crazy.
- 28:46It's crazy good.
- 28:47But crazy good.
- 28:49We're going to run out of time here.
- 28:50I mean, you're currently coaching.
- 28:51You started a coaching company.
- 28:54And I'm going to pull it up right now here.
- 28:57And we're going to take a look at the team that you've built because the prestige among
- 29:03these folks is pretty extraordinary when you think about the team that you have been able
- 29:09to assemble here for impact.
- 29:11You can see my screen now here.
- 29:13Who are these folks?
- 29:14What is the lab?
- 29:16and tell us about Impact Elite Coaching.
- 29:19Yeah, so I mean, the lab is our next event.
- 29:22It's April 22nd, 23rd for the people
- 29:24that wanna come show up,
- 29:26put together a solid business plan when they're there,
- 29:28learn all of our strategies and tactics,
- 29:30get to know more about us
- 29:32and then see if we're the right fit to coach them.
- 29:35As far as who these people are,
- 29:38I think that anybody that's watching this
- 29:40that's in the mortgage space
- 29:42probably recognizes a lot of these people.
- 29:44I mean, these people are some of the best coaches out there in the industry that have been professional coaches forever.
- 29:49So what we do from our end and where our approach is different is we teach the most advanced, the most leveraged play in the market today.
- 29:59It's not for somebody that maybe, you know, wants to do it kind of the old school way.
- 30:06for somebody that wants to use their team to help bring deals in, wants to really leverage their team
- 30:13to get themselves out of the process.
- 30:16Somebody that wants to run the most advanced play when
- 30:19it comes to programming, we created an agent programming play in a full-blown e-course that I
- 30:25created where now somebody can have access to the e-course and basically learn the exact strategy
- 30:32that I'm talking on this call through our sales academy.
- 30:35I mean, there's just, there's so much more to it.
- 30:38The results of the students are undeniable.
- 30:40I mean, we have people that are doubling and tripling.
- 30:43You know, one of, you know, one of our guys here at NFM
- 30:48that, you know, Petros, for example,
- 30:50I mean, he started with me, he was doing 93 million.
- 30:54A year later, he's doing 85 million.
- 30:56This year he's on track to do 240 million,
- 30:59just murdering it.
- 31:01But the part that a lot of people don't realize is that he's doing this not just because he's working more or putting more hours in.
- 31:10He's built a highly effective team that he now leverages to do almost everything that he used to do so he could focus on what he needs to do, which is bring in more deals, get in front of more agents and so forth.
- 31:22So I would say this, the base of our strategy comes down to a simple concept of if you want
- 31:31to have your best year ever.
- 31:32And I think anybody that's going into coaching, anybody that's going into coaching, you always
- 31:37want to have your best year ever.
- 31:38It comes down to three things.
- 31:39If you want to have your best year ever, number one is you got to build a great team.
- 31:43So we show you exactly what that looks like.
- 31:45A leveraged team that does everything from lead intake to pre-approvals, delivers results
- 31:50to contract to close a true great team that takes the originator out of it.
- 31:55So that way they could
- 31:56do number two, number three.
- 31:58The second thing is if you want to have your best year ever,
- 32:02you must tell one person knew about it every day.
- 32:04For us in the mortgage space, it's agents, right?
- 32:07So we teach our agent Zoom meeting strategy where you meet with one agent a day, okay?
- 32:12And we show
- 32:13you the 18 different ways to land agents without cold calling.
- 32:16You meet them on Zoom from the
- 32:17comfort of your home, from your vacation home, from wherever you are.
- 32:21It does not matter.
- 32:23You
- 32:23meet one agent a day, which for most people, if they meet with one agent a day, they added over
- 32:31300 agents in a year to their sphere.
- 32:34They're going to double and triple their volume very,
- 32:37very, very fast.
- 32:38And then the last thing, if you want to have your best year ever,
- 32:41the ones that know never, ever, ever let them forget.
- 32:45And so that is, has to do with not only
- 32:47our call strategy, our agent programming call strategy to our marketing that runs in the
- 32:53background that mirrors everything that you've been saying, your whole approach and keeps you
- 32:58in front of these agents and keeps programming these agents to think and work with you forever.
- 33:04So if you do those three things, number one is build a great team.
- 33:07Number two is tell somebody
- 33:08knew about it every day.
- 33:09Numbers three, the ones that know and never let them forget.
- 33:12It's only a
- 33:13matter of time before you break records, even break the numbers that you were doing in COVID.
- 33:18We have a couple of students that are breaking their COVID numbers.
- 33:21We're talking about refi
- 33:22numbers.
- 33:22They're breaking their refi numbers with purchases by running the play.
- 33:27How are you doing
- 33:28this and still closing 60 loans yourself in a month?
- 33:31That's just incredible, man.
- 33:32You're going
- 33:32to close 60 loans this month.
- 33:35The last two years here at NFM, you've closed nearly a half a
- 33:38billion dollars.
- 33:39And let's be honest, these have not been great years.
- 33:42I mean, we're going to run
- 33:44out of time, but I just want to know, like, what happened to this idea that blocking and tackling
- 33:49and fundamentals are going to go away and that everyone's just going to push a button and get
- 33:53a mortgage?
- 33:53I mean, you're dispelling that.
- 33:54A lot of people are dispelling that by just doing
- 33:57the work and doing it consistently.
- 34:00Yeah, I mean, in reality, I think that there's a lot of AI hype
- 34:04that will always be AI hype.
- 34:07I think that one, if it does happen, it's going to take way longer.
- 34:12If it does happen, it's going to be for a very small percentage of buyers or a small percentage
- 34:16of the business.
- 34:17I think at the end of the day, and I don't think anything that I do is like
- 34:24complex.
- 34:25It's actually the opposite.
- 34:26I think the reason why I'm able to do what I do and coach as
- 34:29many people is because I keep it so simple from, you know, the daily to do's from the, you know,
- 34:34from, from the strategies, from allowing you to do it from your office.
- 34:38Like I'm not a fan of
- 34:38driving around all around town and try to meet agents and trying to always get in front of them.
- 34:43You're not the donut.
- 34:44You're not the donut.
- 34:45I'm not that at all.
- 34:46I'm very, very strategic in my
- 34:48approach of, I want you when you need a lender to think of me, if I could get you to think of me
- 34:54more oftentimes than not, when you need a lender, I win.
- 34:57If you don't think about me,
- 34:58when you need a lender, I lose.
- 34:59That's just very, very simple.
- 35:01And I think that people that understand that
- 35:04and start running the play around that,
- 35:06those are the ones that get results
- 35:08and the results are undeniable.
- 35:10Give us the dates again and the location as well.
- 35:13Yeah, so Greg, our event's gonna be in Newport Beach.
- 35:16It's at the Pendry Hotel,
- 35:18one of the nicest hotels actually in the world,
- 35:20one of the highest rated.
- 35:21It's gonna be phenomenal.
- 35:22It's April 22nd, 23rd.
- 35:25What they can expect is they're gonna learn
- 35:28the most advanced play that's working in the market today.
- 35:30They'll be able to take it and
- 35:32build out a business plan there live with everybody else.
- 35:35And they will be able to come
- 35:37back knowing and having a clear plan of how to execute like some of the best people in the
- 35:42industry that are having results today are executing.
- 35:44Nothing more, nothing less.
- 35:46Oh, look, I have to say, it's amazing to me that you were able to do this with virtually
- 35:51no social media.
- 35:52I know lately you've been doing more and you're committed
- 35:56to doing more, even though they can't find you necessarily, many of the people that are coaching
- 36:01are very prominent on social media.
- 36:03So I would imagine that that is part of the curriculum.
- 36:07Am I right?
- 36:08So no, not, not at all.
- 36:10Actually, we don't run, I mean, there's people that run a
- 36:13social media play, but in reality, no, it's, it's actually not part of the curriculum.
- 36:17And,
- 36:18and we actually just created a full blown e-course through our sales academy for people that want to
- 36:25run what I teach is the agent programming strategy and the agent programming play and what they
- 36:31basically learn in that e-course.
- 36:34And there's like 80 videos of me teaching you all the stuff that
- 36:37you kind of heard today, but really going into depth on it.
- 36:41And basically what they learn is
- 36:43exactly how to run their business with the agent programming strategy, which actually involves
- 36:48zero social media.
- 36:50So look, you've done 4 billion and you're not 40 yet.
- 36:53What do you hope to do in
- 36:54your 40s?
- 36:56You can, you know, what is the number you're shooting for in the next 10 years?
- 37:00So from my end, you know, with my team, I want to continue to grow, grow it without my involvement.
- 37:08So the goal is, how do we grow without getting more of me involved, right?
- 37:12Because at the end
- 37:12of the day, of course, I could just double my hours, double everything and work harder and
- 37:18do more volume.
- 37:19But, you know, that it's just not where I am in my life.
- 37:23And I actually think
- 37:23that that doesn't, that means really limiting myself and really limiting the people that work
- 37:29for me.
- 37:30Because in reality, if the strategy is so simple that anybody could follow it, it means that
- 37:37your team could follow it as well.
- 37:39That's number one.
- 37:40I think I want to, I definitely want to
- 37:41continue to grow it, continue being number one in Washington state and mortgage units.
- 37:46That's
