Transcript
- 0:00SPEAKER_01: On this episode of the Massive Agent Podcast, we're going to talk about consistency.
- 0:04SPEAKER_01: Mainly, what the hell should you be consistent with?
- 0:07SPEAKER_01: What should you consistently be doing?
- 0:09SPEAKER_01: Because you've heard me say consistency is magic, consistency is powerful, but what should you be doing?
- 0:15SPEAKER_01: And then how does it work?
- 0:16SPEAKER_01: And what should your expectations be once you are starting to be consistent?
- 0:20SPEAKER_01: We're going to talk about that today with David Greenspan, host of the MindShare 101 podcast.
- 0:25SPEAKER_01: Let's get started.
- 0:27SPEAKER_00: The massive agent podcast.
- 0:35SPEAKER_04: I love to buy houses.
- 0:36SPEAKER_04: I like to sell houses.
- 0:40SPEAKER_00: Wait a minute.
- 0:44SPEAKER_00: I've had better.
- 0:46SPEAKER_00: Oh my god, attention now.
- 0:49SPEAKER_00: Here's your host, Dustin Brohm.
- 0:54SPEAKER_01: What is up, everybody?
- 0:55SPEAKER_01: Welcome to the Massive Agent Podcast, episode 95.
- 0:59SPEAKER_01: I am stoked today because we have a guest from north of the border from Toronto, Canada, David Greenspan, host of the MindShare 101 podcast.
- 1:07SPEAKER_01: He is a great real estate marketer.
- 1:09SPEAKER_01: He's been doing it for years, and he has a slightly different perspective because I'm, you know, in Canada, they're they have differences with the U.S.
- 1:17SPEAKER_01: And we have differences from them, as we should.
- 1:19SPEAKER_01: It'd be weird if we didn't.
- 1:20SPEAKER_01: So we're gonna we're gonna learn from him uh some really interesting stuff about consistency.
- 1:25SPEAKER_01: And when we started the show, when we started the interview, honestly, we we didn't really know where we were gonna go with it, so we just started talking and and we had this great discussion on consistency.
- 1:34SPEAKER_01: We get tactical, we're gonna talk about some specific things that you should be consistent doing, and then what you should expect from those actions, what you should expect once you start being consistent.
- 1:44SPEAKER_01: And so it's it's just it's great perspective and context on the whole deal.
- 1:49SPEAKER_01: So get ready and hopefully you know you'll take some notes.
- 1:52SPEAKER_01: But ultimately, we want you guys to get started on whatever the hell it is that you're wanting to do, whatever, whatever strategy you're like, yes, that's it.
- 2:00SPEAKER_01: I'm gonna do a podcast, or that's it, I'm gonna start doing videos, or I'm gonna start blogging on Medium, whatever it is.
- 2:06SPEAKER_01: You just need to start doing it and then stay consistent with it.
- 2:09SPEAKER_01: We're gonna give you some tips on that.
- 2:11SPEAKER_01: If you are new to the show, welcome.
- 2:13SPEAKER_01: My name is Dustin Brome, your host.
- 2:15SPEAKER_01: I'm an agent with EXP Realty in Salt Lake City, Utah.
- 2:18SPEAKER_01: I've been an agent for about nine years now, just over nine years, and I am also the co-founder of the Industry Syndicate, Real Estate's Media Network.
- 2:27SPEAKER_01: We just launched our mobile app.
- 2:29SPEAKER_01: It is live right now.
- 2:30SPEAKER_01: You can get it in the app store, so grab your freaking phone, which you're probably listening on, but open the app store, open Google Play, whatever, whatever device you have, search Industry Syndicate and get our free app.
- 2:40SPEAKER_01: It's the first and only podcast app made specifically for real estate pros and mortgage pros.
- 2:46SPEAKER_01: It's it's awesome.
- 2:47SPEAKER_01: There's a community in there you can engage with and collaborate with each show host and and with others in their community.
- 2:54SPEAKER_01: It's super cool, and it's just a great way to discover and find and listen to new shows.
- 2:58SPEAKER_01: You can even lock your screen, or lock your phone rather, once you've clicked play on one of the podcasts, and it still plays.
- 3:05SPEAKER_01: So it could be your podcast player if you want it to.
- 3:08SPEAKER_01: Go check it out right now, Industry Syndicate live for free on the App Store and Google Play right now.
- 3:14SPEAKER_01: And I've also founded a uh a program called the Massive Agent Society.
- 3:18SPEAKER_01: I'm super proud about this.
- 3:20SPEAKER_01: We it's about a year and a half old, and this is this is my coaching program.
- 3:24SPEAKER_01: This is this is how you get direct access to me, uh, specifically with lead generation.
- 3:28SPEAKER_01: And we focus on Facebook ads because of the amazing value.
- 3:32SPEAKER_01: Our members, Massive Agent Society members, are the only members in their markets.
- 3:36SPEAKER_01: So we only allow one agent or lender per market.
- 3:40SPEAKER_01: That's it.
- 3:41SPEAKER_01: We're not like Zillow, where you have uh you have exclusive you have this zip code exclusively.
- 3:45SPEAKER_01: Well, so do eight other agents, and then you have to compete for whoever responds first, or you know, it's just a mess.
- 3:51SPEAKER_01: You're you're gonna be the only one.
- 3:52SPEAKER_01: Okay, so our members get access to a database of proven Facebook ads, proven to work, and only one agent per market's allowed, so you can speak freely.
- 4:00SPEAKER_01: You don't have to worry about your competitors seeing what you're doing.
- 4:02SPEAKER_01: To see if your market is still available, go to MassiveAgenSociety.com, click on Claim Market up at the top toolbar or in the menu if you're on mobile.
- 4:10SPEAKER_01: And then if you're looking for the cheapest access so you don't have any recurring monthly payments, check out our lifetime membership option.
- 4:18SPEAKER_01: Compared to what else is out there with with other large name coaching programs that really only talk to you once a week, and good luck getting any follow-up support in the meantime, uh I think you'll see the value is definitely there uh for a hell of a lot less than you're gonna get elsewhere, and we're super proud of it.
- 4:33SPEAKER_01: So MassiveAgen Society.com, check it out.
- 4:36SPEAKER_01: Before we get into the interview with David Greenspan, who was was so it what's crazy, uh and I didn't realize this until I was scheduling the interview with him, but in Canada, Thanksgiving is on October 14th.
- 4:48SPEAKER_01: And so he was actually in the office and we recorded the interview on Canadian Thanksgiving.
- 4:53SPEAKER_01: So uh David, thank you very much.
- 4:55SPEAKER_01: I appreciate you squeezing me in on that holiday to do the show.
- 5:00SPEAKER_01: Um he had heard, he had heard that the Massive Agent podcast audience is scientifically proven to be the best audience in all of in all of podcasting in any genre.
- 5:11SPEAKER_01: I mean, it's it's just true.
- 5:13SPEAKER_01: Please don't fact check it, but it's still true.
- 5:15SPEAKER_01: You guys are amazing.
- 5:16SPEAKER_01: And he wanted to be he wanted to be part of it.
- 5:17SPEAKER_01: And he has some really great insight to share with you.
- 5:20SPEAKER_01: If you guys have ever seen David speak on stage, this guy has some frickin' energy.
- 5:23SPEAKER_01: He's like, he's like my five-year-old who just doesn't stop.
- 5:26SPEAKER_01: He's like the energizer bunny that once you get once you get him started, he doesn't stop, and you almost have to like tap him on the shoulder and be like, okay, it's time to stop.
- 5:34SPEAKER_01: So Greenspan's full of energy, great guy, and you guys will love him.
- 5:38SPEAKER_01: This episode is brought to you by Easy Agent Pro.
- 5:41SPEAKER_01: Do you have a website?
- 5:43SPEAKER_01: Okay, if you're a real estate agent or a loan officer, you need your own website.
- 5:47SPEAKER_01: And I'm not talking about a website, uh I'm not talking about a profile page that you have on your brokerage's website that you can't add a Facebook pixel to, you can't really do shit to.
- 5:58SPEAKER_01: It's it's really just a profile.
- 6:00SPEAKER_01: That's not what I'm talking about.
- 6:01SPEAKER_01: You need your own domain, your own everything.
- 6:04SPEAKER_01: Okay, so you can customize it, your own home search that you can send your clients to, and that you can run Facebook ads offering lists of homes.
- 6:11SPEAKER_01: And in our massive agent society, some of the most successful Facebook ad campaigns for getting leads is offering very niche lists of homes, very specific lists of homes, but you have to have home search.
- 6:24SPEAKER_01: You have to have IDX on a website to do that.
- 6:26SPEAKER_01: And otherwise, you're just sending the traffic to your brokerage and who knows where that lead ever goes.
- 6:32SPEAKER_01: I mean, they could go to, you know, the dude sitting next to you in a cubicle, he could end up getting that lead.
- 6:36SPEAKER_01: You need your own website.
- 6:38SPEAKER_01: And not to mention, when people hear about you, whether you're referred to them or whatever, they Google your name, they Google your business name, your personal name, your business name, whatever, they Google you.
- 6:49SPEAKER_01: And if they can't find any any legit web presence, do you think you seem credible to them?
- 6:54SPEAKER_01: Okay, remember, they're looking for one real estate agent out of however many are in your are in your market.
- 7:00SPEAKER_01: Just one.
- 7:01SPEAKER_01: So they're they're looking for the best.
- 7:02SPEAKER_01: And if you don't have a website, if you don't have a web presence outside of a profile page on your brokerage's website, that doesn't look good.
- 7:10SPEAKER_01: It just doesn't look good.
- 7:11SPEAKER_01: If all that's showing up is your Facebook business page and your LinkedIn profile, yeah, you're not gonna you're not gonna show up the best that you can.
- 7:18SPEAKER_01: So you need a website.
- 7:19SPEAKER_01: I've chosen Easy Agent Pro.
- 7:21SPEAKER_01: They are lit, they are seriously the best value in the industry.
- 7:24SPEAKER_01: I've looked for under$200 a month.
- 7:27SPEAKER_01: You can have an all-inclusive, super uh, super modern looking, uh fast, like amazing website, top of the line, and the best value for under$200 a month.
- 7:39SPEAKER_01: You cannot find that elsewhere.
- 7:41SPEAKER_01: They just launched a CRM that is included in it.
- 7:43SPEAKER_01: So if you wanted to uh keep it all under one roof, you can, and their support is absolutely top-notch.
- 7:50SPEAKER_01: They don't charge you uh there's a okay, there's another major website company out there that they make good stuff, but it's just insanely expensive.
- 7:56SPEAKER_01: That's the thing.
- 7:57SPEAKER_01: I'm talking about value.
- 7:58SPEAKER_01: There are other great website companies out there, but you're gonna spend$500 a month, uh$1,200 a month.
- 8:04SPEAKER_01: It just depends.
- 8:05SPEAKER_01: And if you want to move your logo from the upper left to the bottom right, they're gonna charge you$500 to do it.
- 8:10SPEAKER_01: These guys, the support is just included.
- 8:12SPEAKER_01: It's texting, everything is included.
- 8:14SPEAKER_01: It's awesome.
- 8:16SPEAKER_01: So they are offering a special to you guys, massive agent listeners.
- 8:19SPEAKER_01: In uh, let's see, so until the end of October, you'll get the month of December for free.
- 8:25SPEAKER_01: Okay, you'll get the Pro Designer package where they uh you'll get to customize things more than than usual, and then they ask you a bunch of questions up front so you can figure out what to customize.
- 8:36SPEAKER_01: That's included for free.
- 8:37SPEAKER_01: And for listeners of the show, you get the the$20 a month CRM for free.
- 8:43SPEAKER_01: All right, but you have to use the link MassiveAgent Podcast dot com slash EAP for easy agent pro, massive agentpodcast.com slash EAP.
- 8:52SPEAKER_01: If you don't use that, they don't know you came from the show and they cannot get you that deal.
- 8:56SPEAKER_01: So if you need a website, it's worth at least exploring.
- 8:59SPEAKER_01: They'll give you a free walkthrough, and then you can decide if it's for you or not.
- 9:02SPEAKER_01: But just do the walkthrough.
- 9:04SPEAKER_01: Hey, even if you're like, I'm not doing it, I don't have any money to spend.
- 9:07SPEAKER_01: Okay, well, you need to see what it what it looks like.
- 9:10SPEAKER_01: This is what I did.
- 9:11SPEAKER_01: I didn't have any frickin' money when I first got a an Easy Agent Pro site, what, three something years ago, three and a half years ago.
- 9:16SPEAKER_01: I I couldn't afford it back then, back when they had a$500 startup fee.
- 9:21SPEAKER_01: They don't have that anymore.
- 9:22SPEAKER_01: It's a hell of a lot more economical.
- 9:24SPEAKER_01: But I I'm like, you know what?
- 9:26SPEAKER_01: I need to at least see what they offer.
- 9:28SPEAKER_01: So I did the walkthrough, and then I knew, okay, I need this.
- 9:31SPEAKER_01: Now I need to start working towards being able to afford it.
- 9:33SPEAKER_01: So do the walkthrough.
- 9:35SPEAKER_01: MassiveAgent Podcast.com slash EAP.
- 9:38SPEAKER_01: All right, so Greenspan, David Greenspan, this guy is a frickin' bundle of energy.
- 9:42SPEAKER_01: Uh he is the host of the Mind Share 101 podcast.
- 9:46SPEAKER_01: He's in Toronto, Canada, and uh he he he's been keynote, he's been the keynote speaker at like Century 21 conferences up in Canada.
- 9:54SPEAKER_01: He he he speaks all over the place in Canada, in the US, and I think you'll see why.
- 9:59SPEAKER_01: Really good stuff.
- 10:00SPEAKER_01: But let's talk about consistency and how consistency is so powerful and what you should even be consistent doing.
- 10:06SPEAKER_01: Let's jump into it with Greenspan right now.
- 10:09SPEAKER_01: What's up, guys?
- 10:09SPEAKER_01: I'm here with David Greenspan, who's north of the border right now, and it's Thanksgiving.
- 10:14SPEAKER_01: I appreciate you being with us on Canadian Thanksgiving.
- 10:17SPEAKER_01: Greenspan, welcome to the Massive Agent Podcast, my friend.
- 10:20SPEAKER_03: Buddy, I am uh I am uh always honored to be here with you.
- 10:23SPEAKER_03: I love chatting with you.
- 10:24SPEAKER_03: Um I uh I'm gonna dual purpose this for the Mind Share podcast today as well, so I'm really excited about it.
- 10:30SPEAKER_03: And yeah, although it is Thanksgiving, we got things to do.
- 10:33SPEAKER_03: So thank you for having us.
- 10:34SPEAKER_03: Always.
- 10:34SPEAKER_01: Oh, absolutely.
- 10:35SPEAKER_01: Uh always something to do.
- 10:37SPEAKER_03: Always something to do, man.
- 10:38SPEAKER_03: It's keep keeping busy, right?
- 10:39SPEAKER_03: But I I think that's a big part of it though, right?
- 10:41SPEAKER_03: Is we've got to keep ourselves busy.
- 10:42SPEAKER_03: You've got to plan ahead, you got to know where you got to be, what's gotta happen in the next few days, and that means you know, sort of looking at it beforehand and well, get her done.
- 10:50SPEAKER_01: Yeah, and don't you enjoy it to a certain extent?
- 10:53SPEAKER_01: I mean, I I feel like I'm pulled in so many different directions, but if I whenever I have downtime, I'm like, what the hell's going on?
- 10:59SPEAKER_01: Like I I feel like I should be doing three different things.
- 11:03SPEAKER_01: I I don't know, I I love it.
- 11:05SPEAKER_03: You just nailed it though, and that that's a big deal, right?
- 11:07SPEAKER_03: It's when I'm sitting there doing nothing, I know I should be doing something.
- 11:12SPEAKER_03: And there's gonna be a lot of people that sit back and go, Well, hang on a second here, though.
- 11:17SPEAKER_03: I, you know, I I need my downtime, or I want to go relax, or I do this so I can spend time with family, and like that is all good.
- 11:22SPEAKER_03: I am with you, and so am I.
- 11:24SPEAKER_03: That being said, my question to everybody there is, are you there yet?
- 11:30SPEAKER_03: And and there is is gonna be different for everybody listening, but are you there yet?
- 11:35SPEAKER_03: And if you're not there yet, what are you doing to get there?
- 11:39SPEAKER_03: Now, part of, and I'll take this to north of the border right now for Thanksgiving, and anybody who's gonna celebrate Thanksgiving uh down with you guys shortly, um there could be, yeah, today I did plan to spend time with family and do absolutely nothing.
- 11:53SPEAKER_03: There could also be, I am not where I want to be yet, and so therefore I've got to do certain things today to make that happen.
- 12:00SPEAKER_03: And quite frankly, for me, that's exactly it.
- 12:02SPEAKER_03: Trust me, I am absolutely pumped, jacked, and happy with where I am.
- 12:07SPEAKER_03: I am not yet where I am going, right?
- 12:10SPEAKER_03: So now it's just a matter of what do I have to do today to help me get there.
- 12:14SPEAKER_01: Yeah.
- 12:15SPEAKER_01: And so today when we started this, what's funny is before we started recording, we're like, what should we talk about?
- 12:20SPEAKER_01: We're like, I don't know, let's just let's just talk.
- 12:22SPEAKER_01: Uh I I think that the direction that that I want to start out with is uh look, there's so many different ways that you can build a real estate business and you can get more clients in the door.
- 12:31SPEAKER_01: There's so many different ways to do it.
- 12:33SPEAKER_01: And honestly, everything works.
- 12:36SPEAKER_01: Everything works.
- 12:37SPEAKER_01: It's just is it the best use of time?
- 12:39SPEAKER_01: Is it the best use of money?
- 12:40SPEAKER_01: Is it the best thing for you and what you want to be doing and what you're good at?
- 12:45SPEAKER_01: So look, man, you and I like we're doing stuff that we really enjoy doing.
- 12:49SPEAKER_01: We we were talking beforehand about some of our travels and speaking at this conference and that one, and that stuff's fun.
- 12:55SPEAKER_01: But like I really don't think people or let me rephrase it.
- 13:01SPEAKER_01: It's sad to me when when people choose marketing strategies or business strategies that they just hate doing because it pays the bills.
- 13:10SPEAKER_01: When they could be doing something they enjoy and paying the bills, it just takes some time to get that shit going.
- 13:17SPEAKER_03: Oh, absolutely, man.
- 13:19SPEAKER_03: And I think I think you know it's funny, you say sad, I say angry.
- 13:21SPEAKER_03: Like it makes me angry when I watch, and and like I mean, uh, everybody take that with all the love in the world, right?
- 13:27SPEAKER_03: But it's you watch people make these decisions, and I've used this line before the roller coaster of marketing ideas, right?
- 13:34SPEAKER_03: Um and you and I were were were fortunate.
- 13:36SPEAKER_01: Like Tom Ferry's Instagram feed.
- 13:38SPEAKER_03: Okay, okay.
- 13:39SPEAKER_03: So, like, you know, like there he drop it.
- 13:42SPEAKER_03: He did it, it's right there.
- 13:44SPEAKER_03: Um, the thing though is like we we are fortunate.
- 13:47SPEAKER_03: We are doing the things that we love, uh, being able to speak and and podcast and video, and ultimately, when you really boil that down, we're out there just helping people.
- 13:56SPEAKER_03: Yeah, and that's what we really enjoy doing.
- 13:58SPEAKER_03: And so while we're doing that, we do get exposed to a lot of different ideas and a lot of different speakers and a lot of different um presentations.
- 14:05SPEAKER_03: And you know, when I'm looking at the audiences there, it's amazing.
- 14:10SPEAKER_03: Where a lot of the people in the audience will go, Oh my god, yeah, he or she said that.
- 14:15SPEAKER_03: I've got to go do it.
- 14:16SPEAKER_03: Are you gonna do it?
- 14:17SPEAKER_03: Yeah, I'm gonna do it.
- 14:18SPEAKER_03: Great, I'm gonna do it too.
- 14:19SPEAKER_03: And they leave, and one of two things happens.
- 14:22SPEAKER_03: They either go and do it without any rhyme or reason as to why, they just it within a 60-minute period of time decided like this is what I'm doing, which to me doesn't have enough strategy, or they leave and they forget all about what they just learned and they don't do anything, anyways.
- 14:36SPEAKER_03: And so I believe that it leads to, you know, you're sort of three different types of realtors.
- 14:40SPEAKER_03: You've got, you know, the organized realtor, you've got the chaotic realtor, and you've got the bookworm.
- 14:44SPEAKER_03: And the bookworm's always gonna do all the study and everything else and just never pull the trigger.
- 14:47SPEAKER_03: You know, the chaotic realtor is probably gonna be out there making a bunch of money, um, but running like a chicken with their head cut off, right?
- 14:53SPEAKER_03: So they're spending a lot of money, they're spending a lot of time, there is no consistent strategy.
- 14:57SPEAKER_03: And then ultimately, where I'd like to see everybody go is be the organized realtor, right?
- 15:02SPEAKER_03: Again, timing and knowing what you have to do and knowing when you can take time to sit around and do nothing, knowing when you have to pick up your socks and get the stuff done.
- 15:10SPEAKER_03: But it's it's it is kind of disappointing though to see how many people will go out and spend a lot of money without any rhyme or reason as to why they're doing it.
- 15:18SPEAKER_03: And unfortunately, it falls on marketing because marketing costs money.
- 15:22SPEAKER_03: You know, so now you go ROI.
- 15:25SPEAKER_01: Yeah, right?
- 15:26SPEAKER_01: Yeah, exactly.
- 15:27SPEAKER_01: It's uh I don't know, man.
- 15:30SPEAKER_01: Like I know, I know what it's like to be in that seat at a conference or listening to some new podcast or wherever you you hear some new idea that's that's completely like not uh synergistic with what you're currently doing.
- 15:44SPEAKER_01: It's it's a completely new thing, and you're like, oh my god, this is what I've been looking for.
- 15:48SPEAKER_01: I'm gonna do this, I'm gonna do this thing, and then but it fizzles out over time, just like you said, for a bunch of different reasons.
- 15:55SPEAKER_01: Human nature is the biggest reason.
- 15:57SPEAKER_01: But here's the thing you can find you in order to be consistent and organized and all that stuff that you just said, you've got to enjoy it.
- 16:07SPEAKER_01: You have to be doing something you like.
- 16:09SPEAKER_01: So I was that person, I was that agent, and even before I got into real estate, like I I would go to these real estate investor conferences and like, okay, I'm gonna be a flipper now.
- 16:19SPEAKER_01: Oh no, I'm not gonna flip, I'm gonna wholesale.
- 16:21SPEAKER_01: Oh no, I better now I better uh I better like start my own assisted living facility.
- 16:27SPEAKER_01: Oh, maybe I should get into uh managing apartment complexes.
- 16:30SPEAKER_01: And I would jump around all this shit, and it wasn't until I found something that I enjoyed that I actually just stuck with it and stayed consistent.
- 16:38SPEAKER_01: I really feel, Greenspan, that finding something you enjoy is and look, it doesn't have to be your number one love in the world, nor should it be, but something that you enjoy doing on an ongoing basis.
- 16:51SPEAKER_01: That's the frickin' key to everything.
- 16:54SPEAKER_01: You can't be consistent for long enough to win if you're jumping around to different ideas and different strategies, and 30 days later you're like, oh, I I ran, I spent a hundred dollars on Facebook ads and uh I didn't make any adjustments at all because I never bothered to learn how, and it Facebook ads don't work.
- 17:10SPEAKER_01: Okay, so I'll go over here and pay Zillow.
- 17:12SPEAKER_01: Oh God, they're taking$1,200 a month.
- 17:14SPEAKER_01: Oh, I don't have any money to do anything else.
- 17:16SPEAKER_03: It's just great.
- 17:17SPEAKER_03: No, but it it and it's so true, right?
- 17:19SPEAKER_03: And I mean, I've been having these conversations a lot lately, uh, and it could be part and parcel of the fact that we started the mind share challenge last week, which is that eight-week training program that I host.
- 17:27SPEAKER_03: And I mean a lot of it was about, you know, um consistency and uh and planning and and time management.
- 17:34SPEAKER_03: You know, um I go deep into stuff like grateful journals and vision boards, and there's a lot of people that roll their eyes and start to chuckle at that stuff.
- 17:40SPEAKER_03: But I am gonna say this is that to find something you love, I want to believe that everybody in this business that's doing whatever they're doing does love it.
- 17:51SPEAKER_03: Um and don't get me wrong, there's going to be shitty days, there's going to be days that suck, there's going to be days that suck the life out of you and the frustrations and everything else.
- 18:00SPEAKER_03: That being said, though, uh yeah, if you don't love it, get the hell out and go find something you do.
- 18:05SPEAKER_03: I mean, yeah, and it's not my number one love.
- 18:06SPEAKER_03: My number one love is my wife and kids.
- 18:08SPEAKER_03: My number two love is my big Carly Davidson, right?
- 18:11SPEAKER_03: Um and you could put hockey right next to that one.
- 18:13SPEAKER_03: I mean, outside of, you know, getting on stage and speaking and helping people and doing all that stuff, it's it and and I say that, I don't say that as a a um a sidebar.
- 18:20SPEAKER_03: I'm I'm genuine about that as well.
- 18:23SPEAKER_03: That said, being there now comes back to that idea of being consistent.
- 18:28SPEAKER_03: And I I brought this up actually, I did a live to my um my coaching group this morning, just before we jumped on.
- 18:35SPEAKER_03: And I talked about that around consistency and honesty, right?
- 18:38SPEAKER_03: And this comes back to being consistent for yourself, being honest for yourself, to yourself, with yourself, and how you do that on a regular and it's amazing.
- 18:48SPEAKER_03: Dustin, picture picture uh climbing a mountain, okay?
- 18:52SPEAKER_03: We're at the bottom of the mountain right now, and we look up to the top, and it's like Mount Everest, okay?
- 18:55SPEAKER_03: This thing's huge.
- 18:56SPEAKER_03: Are you gonna get up that thing in a day?
- 18:58SPEAKER_03: There's no way.
- 19:00SPEAKER_03: So you look at it and you go, This is hard.
- 19:02SPEAKER_03: And you don't even even have to be at the bottom, at the base of that mountain right now to go, dude.
- 19:07SPEAKER_03: That that sounds hard, right?
- 19:09SPEAKER_03: Got it.
- 19:10SPEAKER_03: It's that's normal, that's logical.
- 19:12SPEAKER_03: Well, now I bring up something and I say, like, uh, you know, be consistent.
- 19:16SPEAKER_03: Do you think that's hard?
- 19:18SPEAKER_03: And most people don't even think hard or easy.
- 19:22SPEAKER_03: People just go consistent.
- 19:23SPEAKER_03: Yeah, I got it.
- 19:24SPEAKER_03: Consistent.
- 19:24SPEAKER_03: Yeah, yeah, consistent.
- 19:25SPEAKER_01: And there's a lot of people rolling their eyes right now because they're like, oh, I know, I know.
- 19:29SPEAKER_03: Right, I know, right, but that those people right, and that's the thing, is that's where you've got to have a real life.
- 19:35SPEAKER_03: Look in the mirror with yourself.
- 19:37SPEAKER_03: And again, how many more people just roll their eyes when I mentioned gratefulness and vision boards?
- 19:41SPEAKER_03: Okay, seriously, plenty.
- 19:43SPEAKER_03: And I'm with you, but I'm gonna say something consistency has got to be the hardest thing that we do in life consistently.
- 19:50SPEAKER_03: You can have a habit that is good, you can have a habit that is bad.
- 19:53SPEAKER_03: Either way you slice it, you are consistent about doing something.
- 19:57SPEAKER_03: Now try to change that habit.
- 19:59SPEAKER_03: What does it take?
- 20:00SPEAKER_03: It takes breaking or doing something else consistently.
- 20:05SPEAKER_03: That's all it is.
- 20:07SPEAKER_03: But we all know, and everybody listening right now, and I can't see you, and I don't know what your problems are, and I don't know what's going on in your mind, but you know you've got that habit that you'd like to break.
- 20:17SPEAKER_03: You know you had that habit maybe that you did break.
- 20:20SPEAKER_03: What does it take?
- 20:21SPEAKER_03: It takes consistency.
- 20:22SPEAKER_01: So I you hold on one sec, because you said something amazing that you're can whether you realize it or not, you're you're being consistent with something.
- 20:32SPEAKER_04: Yeah.
- 20:32SPEAKER_01: And and usually that's a negative.
- 20:34SPEAKER_01: You're not you're consistent with not being consistent, you're consistent with jumping from one idea or one strategy or one business or one whatever to another every week, every month, and you never see any success.
- 20:48SPEAKER_01: You consistently do that, or you consistently doubt yourself.
- 20:51SPEAKER_01: You consistently tell yourself that you have no business doing videos on YouTube, whatever it is.
- 20:58SPEAKER_01: You're right.
- 20:59SPEAKER_01: We're all consistent doing certain things.
- 21:01SPEAKER_01: It's time to pick what we're consistent at and make sure that it's freaking positive and empowering.
- 21:06SPEAKER_03: Okay, so now let's come back to this.
- 21:08SPEAKER_03: Okay, let's use ourselves as perfect examples.
- 21:10SPEAKER_03: And I'm not gonna put us on any pedestal in any way.
- 21:12SPEAKER_03: This is not meant to be that.
- 21:13SPEAKER_03: Will you put me on one?
- 21:14SPEAKER_03: I mean, it's Dustin.
- 21:16SPEAKER_03: I'm good.
- 21:16SPEAKER_03: You know what?
- 21:17SPEAKER_03: I'm taking myself out of the mix.
- 21:18SPEAKER_03: Dustin, you are the man, bro.
- 21:19SPEAKER_03: But but but no, no, but I'm gonna be serious with you too, bro.
- 21:22SPEAKER_03: Realistically, I look up to you, right?
- 21:24SPEAKER_03: I look at all the stuff you've been doing over this past what year, two years we've known each other, and I've been watching you and following you, and we're we're right there, sort of sort of next to each other, you know, doing it together, let's say.
- 21:35SPEAKER_03: You drive me to be better, right?
- 21:38SPEAKER_03: And that's that's all of our crew, the entire industry syndicate.
- 21:41SPEAKER_03: When we start to look at the people that we we are surrounding ourselves with, that is part of it is being driven by people to do better.
- 21:47SPEAKER_03: And so it it does not allow me to sit back and go, well, I can't.
- 21:53SPEAKER_03: Like when Frazier called me back in December 2018 and said, dude, get your podcast started.
- 22:00SPEAKER_03: Here's why, and you gotta have it done in the next week.
- 22:03SPEAKER_03: I went, Are you crazy?
- 22:04SPEAKER_03: And I've told you that story before.
- 22:06SPEAKER_03: Here I am now, though.
- 22:08SPEAKER_03: Okay, let's fast forward.
- 22:09SPEAKER_03: The My Share Podcast, this is episode number 45 now.
- 22:12SPEAKER_03: For you, I believe, what did I see?
- 22:14SPEAKER_03: 95, 99, something like that.
- 22:15SPEAKER_01: Yeah, yeah, this is 95.
- 22:17SPEAKER_03: Dude, that's consistency right there.
- 22:19SPEAKER_03: Now, have you got followers and listeners?
- 22:22SPEAKER_03: Couple.
- 22:23SPEAKER_03: Yeah, me too.
- 22:24SPEAKER_03: Why?
- 22:24SPEAKER_03: Well, not because we came up with a podcast, because we've been consistent about executing on a podcast.
- 22:32SPEAKER_03: For sure.
- 22:33SPEAKER_03: You know, my videos, I think I I put out number 177 today.
- 22:36SPEAKER_03: Okay, the Mind Share 101 rants.
- 22:38SPEAKER_03: Like not my lives and all that podcast, but like my rants, my my my my short little things.
- 22:42SPEAKER_03: 177.
- 22:44SPEAKER_03: For 177 straight weeks, I have put a video out.
- 22:48SPEAKER_03: And I want everybody to know someone, dude.
- 22:50SPEAKER_03: It's awesome, but here's what I'm trying to say.
- 22:52SPEAKER_03: This is not look at me.
- 22:53SPEAKER_03: This is the only reason that has happened is because of consistency, because I've dedicated myself to the process.
- 22:59SPEAKER_03: Now, when we go back to stuff we talked about prior to getting on air here, is you start to look at what are the things that are happening in my world?
- 23:07SPEAKER_03: And that's that's not for for let's say right now's convo like it was a few moments ago, but what are the what are the things happening in my world that are helping me grow right now?
- 23:16SPEAKER_03: Why are they happening?
- 23:17SPEAKER_03: I believe, I believe, because I have been consistent with executing all my videos.
- 23:23SPEAKER_03: I have been consistent with executing all my podcasts, I have been consistent about wanting to get out there and help people.
- 23:28SPEAKER_03: And somehow things are consistently coming my direction.
- 23:33SPEAKER_03: It doesn't mean everything works and everything is a success and I make lots and lots of money on it.
- 23:37SPEAKER_03: I'm not doing that.
- 23:38SPEAKER_03: I'm just saying things are happening because I'm consistent about it.
- 23:40SPEAKER_03: Yeah.
- 23:41SPEAKER_03: Right?
- 23:41SPEAKER_03: No, it's magic.
- 23:43SPEAKER_03: It really is.
- 23:43SPEAKER_03: It is, dude.
- 23:44SPEAKER_03: And that's the vision board, the Grateful Journal.
- 23:46SPEAKER_03: And I'm gonna say this too.
- 23:47SPEAKER_03: It's it's that thing of this so everybody knows.
- 23:48SPEAKER_03: You think I want to be here at the office right now on Thanksgiving happening in Canada?
- 23:52SPEAKER_03: No, absolutely not.
- 23:54SPEAKER_03: You think I wanted to plan my schedule last night after a stuff with turkey and I felt like I wanted to roll over?
- 23:59SPEAKER_03: You think I want to sit down on my computer and get my schedule organized for today?
- 24:03SPEAKER_03: No.
- 24:04SPEAKER_02: But because of the consistency, things continue to happen.
- 24:08SPEAKER_03: It is the hardest thing in the world, dude.
- 24:10SPEAKER_03: It is so hard to be consistent, but you can you can get consistent uh at eating well and working out.
- 24:16SPEAKER_03: Hey, you're gonna have the the look and the figure that you want when you look in the mirror.
- 24:20SPEAKER_03: You know, be consistent about working hard.
- 24:22SPEAKER_03: At some point, you're going to get the things that you want in life.
- 24:25SPEAKER_01: Well, let's let's do this because uh, you know, we've been we've been kind of talking high level here about consistency, and a lot of people listening are like, awesome.
- 24:35SPEAKER_01: What the hell should I be consistent doing?
- 24:37SPEAKER_01: What should I be doing?
- 24:38SPEAKER_01: And you know, on every episode, I give some sort of idea or strategy or more perspective or clarity on the content marketing strategy that I recommend for agents, becoming known locally.
- 24:50SPEAKER_01: Uh you have to be found online, you have to be found locally, you have to be found and known everywhere.
- 24:55SPEAKER_01: Uh, and that's the key.
- 24:57SPEAKER_01: And the way to do that is through content.
- 24:59SPEAKER_01: But what what do you think?
- 25:01SPEAKER_01: Because you you have a you're up in Toronto and you coach a bunch of agents up there, and I'm sure there's some differences between Canadian real estate uh and Canadians and Americans in general.
- 25:11SPEAKER_01: I'm I know there's differences, as there should be.
- 25:13SPEAKER_01: It'd be weird if there wasn't.
- 25:15SPEAKER_01: Um I mean, the way you say about, I say about, you guys say about.
- 25:20SPEAKER_01: No, you say a boot.
- 25:22SPEAKER_01: You say a boot and I say about like a normal person.
- 25:27SPEAKER_01: You you say a boot and a and I say about and uh hey, well uh-huh, you're welcome.
- 25:34SPEAKER_03: No, no, it's called you're welcome.
- 25:36SPEAKER_03: Uh-huh.
- 25:36SPEAKER_03: No, America.
- 25:37SPEAKER_03: America.
- 25:38SPEAKER_03: Yeah, right.
- 25:39SPEAKER_03: It's it's okay.
- 25:40SPEAKER_03: Here's the thing then.
- 25:41SPEAKER_03: Sorry, were you I can't.
- 25:42SPEAKER_01: I didn't even finish my question, but you you're totally picking up what I'm putting down.
- 25:46SPEAKER_01: So so run with it, my friend.
- 25:47SPEAKER_03: I'm with you though.
- 25:48SPEAKER_03: And and here's the thing.
- 25:49SPEAKER_03: So when you look at that, and I I'm gonna say some of the things that that I would tell people is this job, this world that we work in, it's about building relationships.
- 26:00SPEAKER_03: Get out there and be known as the local neighborhood expert?
- 26:03SPEAKER_03: Absolutely.
- 26:04SPEAKER_03: Now, when people know you as that expert and they actually connect with you, are you genuine about wanting to connect with people?
- 26:11SPEAKER_03: Right?
- 26:11SPEAKER_03: Are you genuine about wanting to help them?
- 26:13SPEAKER_03: Are you actually smiling the same way they saw you in your marketing?
- 26:17SPEAKER_03: Are you that girl or that guy that they saw that they think they were going to connect with?
- 26:21SPEAKER_03: Because if you're not, if you're the my shit don't stink type of person, well, guess what?
- 26:26SPEAKER_03: You're not getting the reciprocity, you're not getting the referrals down the road, you may not even get as much business as you should be.
- 26:31SPEAKER_01: Right.
- 26:32SPEAKER_01: So this is a whole other level to consistency.
- 26:34SPEAKER_03: Well, this, but this comes back to what you said too about digging deeper, right?
- 26:38SPEAKER_03: So now we talk now we talk relationship rather than trying to get out there every single day and buy and sell a house, because that's not what people do here.
- 26:45SPEAKER_03: They help people buy and sell houses.
- 26:47SPEAKER_03: So now what they're doing is they're going out and they're trying to build relationships.
- 26:50SPEAKER_03: And so, here, from a consistency perspective and building relationships perspective, here's what I would suggest to everybody every day.
- 26:57SPEAKER_03: You're getting out there, you're trying to build mind share, okay?
- 26:59SPEAKER_03: And building mind share means connecting with people.
- 27:01SPEAKER_03: So let's break this down.
- 27:02SPEAKER_03: What kind of things should I be doing every single day consistently that will help me be known more that I can leverage?
- 27:09SPEAKER_03: Okay.
- 27:09SPEAKER_03: And this is this is too simple, yet most people don't do it.
- 27:14unknown: Right.
- 27:14SPEAKER_03: So I encourage everybody here don't be most people.
- 27:18SPEAKER_03: But uh you talk about lead gen, Facebook, Google, prospecting, door knocking, I don't care how you do it.
- 27:24SPEAKER_03: You can go out there and you can pay for it.
- 27:26SPEAKER_03: But what if you just went out and every single day of your life, every single day, one person you meet one person, that's 365 new people in your database a year.
- 27:39SPEAKER_03: Think about the relationship or the connection point you just made when you physically in person met them.
- 27:44SPEAKER_03: So I get people that go, so what are you saying?
- 27:47SPEAKER_03: I should just go and talk to people.
- 27:48SPEAKER_03: I'm kind of shy and quiet.
- 27:50SPEAKER_03: All right, get over that.
- 27:52SPEAKER_03: You've got to get past that because people need to see you as somebody that is outgoing.
- 27:55SPEAKER_03: That's you know, not outgoing that you stand on a table and start screaming and yelling.
- 27:58SPEAKER_03: But I mean, you just when you get to the table for me representing me, you better be the animal I need, right?
- 28:04SPEAKER_03: Marketing and and negotiating.
- 28:06SPEAKER_03: And I mean, that's what you do, right?
- 28:07SPEAKER_03: You've got to be there, you gotta win.
- 28:09SPEAKER_03: So I've got to see that from you when I first meet you.
- 28:11SPEAKER_03: But it's not that you go, I'm a hustler, I'm a grinder, here's what I do for business.
- 28:14SPEAKER_03: No, no, no, no.
- 28:15SPEAKER_03: We could talk sports, we could talk family, we could talk health, we could talk Thanksgiving, we could talk pumpkins.
- 28:20SPEAKER_03: I don't care what you want to talk about.
- 28:21SPEAKER_01: Ooh, can we at least talk pumpkins?
- 28:22SPEAKER_03: Like, but do you know what I mean, man?
- 28:24SPEAKER_03: Like, like, like, don't have your head buried in the phone.
- 28:26SPEAKER_03: So when you're out there, meet somebody new.
- 28:28SPEAKER_03: Okay.
- 28:28SPEAKER_03: Yes.
- 28:29SPEAKER_03: The next thing is social media.
- 28:31SPEAKER_03: There's a lot of people that say, Oh, I don't want to be on social media, or I didn't grow up with social media, or I know everything there is to know about social media.
- 28:36SPEAKER_03: Okay, cool.
- 28:37SPEAKER_03: Here's how simple it is get out there and engage with people every day.
- 28:41SPEAKER_03: Minimum, five to ten posts a day.
- 28:43SPEAKER_03: Just like them, comment on them, engage with them, be genuine about it.
- 28:48SPEAKER_01: You're not saying post five to ten times a day, you're saying engage with.
- 28:51SPEAKER_03: Engage.
- 28:52SPEAKER_03: Just just just communicate, converse.
- 28:54SPEAKER_03: This is like going to sit at a coffee shop all day, okay?
- 28:58SPEAKER_03: But in the coffee shop, you might only have 50, 60, 100 people.
- 29:01SPEAKER_03: On social media, you got thousands.
- 29:03SPEAKER_03: It is too easy to get engaged in conversation.
- 29:05SPEAKER_03: And what does it mean?
- 29:06SPEAKER_03: Is it income producing?
- 29:07SPEAKER_03: No, you're not gonna get a deal just because you engaged today or you like somebody's freaking post.
- 29:12SPEAKER_03: What you're gonna get though is mind share.
- 29:15SPEAKER_03: You're gonna get likability, you're gonna get the fact that people know who you are, and potentially down the road, as you do more and you converse more and you talk more about sports and pumpkins and god knows whatever else.
- 29:24SPEAKER_03: At some point, somebody goes, Hey, uh Dustin, could I uh can I bend your ear on something for a moment?
- 29:28SPEAKER_03: Oh, yeah, sure, absolutely.
- 29:30SPEAKER_03: What's up?
- 29:30SPEAKER_03: What can I help you with?
- 29:31SPEAKER_03: They all sudden feel something, and that could happen a year, two, three years later.
- 29:35SPEAKER_03: So with social media, just get engaged.
- 29:37SPEAKER_03: The other thing is I will say post something on social and don't post five, ten times a day.
- 29:41SPEAKER_03: Post once a day if you want to.
- 29:43SPEAKER_03: Post a few times a week if you're comfortable with that.
- 29:45SPEAKER_03: But post something.
- 29:46SPEAKER_03: Because if you're not posting and and putting stuff out there, people can't engage with you.
- 29:52unknown: Right?
- 29:52SPEAKER_03: Correct.
- 29:52SPEAKER_03: So just get yourself out there.
- 29:54SPEAKER_01: As long as you're not posting listing flyers on Instagram.
- 29:57SPEAKER_03: Oh my god, enough.
- 29:58SPEAKER_03: I don't care for your listings in your open houses.
- 30:00SPEAKER_03: Sorry, everybody.
- 30:01SPEAKER_03: I don't mean to be a letdown here, but I don't care for it.
- 30:04SPEAKER_03: I don't.
- 30:05SPEAKER_03: I really don't.
- 30:06SPEAKER_03: What I care about is your dog.
- 30:08SPEAKER_03: I care about your the the pumpkin that you carved.
- 30:12SPEAKER_03: I care about the sunset picture.
- 30:14SPEAKER_03: You know what I mean?
- 30:15SPEAKER_03: Date night.
- 30:16SPEAKER_03: Like these are the things.
- 30:17SPEAKER_03: I mean, I it was mine and Jen's uh anniversary the other day, and we posted a photo just of us at the restaurant.
- 30:22SPEAKER_03: I don't like a photo of the restaurant, whatever.
- 30:24SPEAKER_03: Cool thing.
- 30:25SPEAKER_03: Over 200 and something, you know, likes and comments and this and that.
- 30:28SPEAKER_03: That's engagement.
- 30:30SPEAKER_03: Yes.
- 30:30SPEAKER_03: Okay, that's all it is.
- 30:31SPEAKER_03: It's engagement.
- 30:33SPEAKER_03: You don't get that by just being in a coffee shop.
- 30:35SPEAKER_03: So you've got the meet new people, get engaged on social media, post something on social media, and then finally make sure you're calling.
- 30:42SPEAKER_03: And this is the biggest thing, Dustin.
- 30:43SPEAKER_03: Um, and I don't know, you could you could share about this too down there, but I do not see enough agents out there calling their database.
- 30:53SPEAKER_03: They want to prospect, they want to leave.
- 30:54SPEAKER_03: Oh, no one does.
- 30:55SPEAKER_03: Nope.
- 30:56SPEAKER_03: Why?
- 30:56SPEAKER_03: But 79% of their business comes from that.
- 30:59SPEAKER_03: So why aren't they posting?
- 31:00SPEAKER_03: Why aren't they calling people?
- 31:01SPEAKER_03: Hey, what's up?
- 31:02SPEAKER_03: What do I say?
- 31:03SPEAKER_03: What do I say?
- 31:05SPEAKER_03: Uh hi, how are you?
- 31:08SPEAKER_03: How's things?
- 31:09SPEAKER_03: I mean, it is too easy to strike up conversation.
- 31:12SPEAKER_03: Yeah.
- 31:13SPEAKER_03: But get out there and make those phone calls now.
- 31:15SPEAKER_03: Yeah, just a quick check-in.
- 31:16SPEAKER_03: Don't ask for anything.
- 31:17SPEAKER_03: Don't ask for a frickin' referral.
- 31:20SPEAKER_01: Don't ask for a frickin' referral.
- 31:22SPEAKER_03: Hey Dustin, what's up?
- 31:23SPEAKER_03: Wanted to check in, see how the family's doing.
- 31:25SPEAKER_03: Oh, that's great.
- 31:26SPEAKER_03: By the way, I've got a property listed down the street.
- 31:29SPEAKER_03: The next time I call, you're not even gonna pick up my phone.
- 31:31SPEAKER_03: Yeah, yeah.
- 31:32SPEAKER_03: So so make your calls, do your social media, go and meet somebody new.
- 31:36SPEAKER_03: These are the things, and and tying this all back together now, Dustin.
- 31:39SPEAKER_03: Sorry, behaviorally, like this is the stuff that you want to do that you know, for through consistency.
- 31:44SPEAKER_01: 100%.
- 31:45SPEAKER_01: And it's important to so look, I know a lot of people just don't have phone numbers for their sphere.
- 31:52SPEAKER_01: I don't have phone numbers for a lot of my sphere because usually we converse through Facebook Messenger or Instagram DM or something like that.
- 31:59SPEAKER_01: Cool.
- 32:00SPEAKER_01: Okay, if you don't have their phone number, well, because I I've had questions before.
- 32:04SPEAKER_01: How do I call people if I don't have their phone number?
- 32:06SPEAKER_01: Well, you can't.
- 32:08SPEAKER_01: So how do you normally communicate with them?
- 32:10SPEAKER_01: Do that.
- 32:11SPEAKER_01: But so send them a Facebook message, send them an Instagram DM, just out of the blue.
- 32:16SPEAKER_01: Be like, hey, what's up?
- 32:17SPEAKER_01: I was driving through your neighborhood, just thought of you.
- 32:18SPEAKER_01: Hope you're doing well.
- 32:19SPEAKER_01: That's it.
- 32:20SPEAKER_01: That's that's it.
- 32:21SPEAKER_01: And then when they respond, don't think, okay, well, now that I I didn't mention real estate the first time, now I'm gonna get it.
- 32:27SPEAKER_01: No, like no, just don't.
- 32:30SPEAKER_01: Just don't.
- 32:31SPEAKER_03: This is the thing though.
- 32:32SPEAKER_03: Now, if you make that phone call, you make that touch point, say three, four times a year, and I'm talking not the social media touch point, I'm talking the real human being.
- 32:38SPEAKER_03: The text message is the phone call, maybe you saw them.
- 32:40SPEAKER_03: That's the real one-to-one.
- 32:41SPEAKER_03: Because remember, in the social media platform, I can be speaking to you, but I know that there's a lot of other people that can be engaged in that same conversation.
- 32:49SPEAKER_03: Whereas when it comes to making that phone call or seeing you, we have now spent different time together that there's nobody else involved in.
- 32:57SPEAKER_03: And that I don't care what anybody says, that strikes a chord in people's, you know, minds and their hearts.
- 33:04SPEAKER_03: It doesn't mean business.
- 33:06SPEAKER_03: And and being the Canadian that I am and loving hockey the way I do, if you don't shoot, you can't score.
- 33:11SPEAKER_03: Well, if you've got a 10% scoring rate, you only take 10 shots, you're only getting a goal.
- 33:16SPEAKER_03: But if you take a hundred shots, you're getting 10 goals.
- 33:18SPEAKER_03: Take that and spin it however you want it.
- 33:20SPEAKER_03: You see where I'm going though?
- 33:22SPEAKER_03: This is about getting out there and connecting with people.
- 33:24SPEAKER_03: Now, here's something that was interesting, uh, Dustin.
- 33:26SPEAKER_03: I had found this uh a little while back, and I shared this with my group as well today.
- 33:30SPEAKER_03: So I just playing off of where we're at.
- 33:33SPEAKER_03: In quotes, okay?
- 33:34SPEAKER_03: Behaviorally, consistency means checking in on each other on a regular basis, being there when you are needed, and having a sense of commitment to the process of a relationship, getting to know each other and being with each other, integral to consistency is honesty.
- 33:55SPEAKER_03: I found that interesting because again, it comes back to why are you honestly there, why are you honestly connecting with me?
- 34:00SPEAKER_03: What are you really doing?
- 34:01SPEAKER_03: How do you run your biz?
- 34:02SPEAKER_03: But if you can be on time and you can be there for me, you could be my trusted advisor, you could talk to me about sports and everything else, well, at some point you're probably, you know, what I like to coin the term as like path of least resistance.
- 34:12SPEAKER_03: You've made it easier for people to connect with you.
- 34:14SPEAKER_03: Yes.
- 34:15SPEAKER_03: That's all.
- 34:16SPEAKER_03: Now it's up to them if they want to connect with you on business or not.
- 34:19SPEAKER_03: Yeah.
- 34:19SPEAKER_03: But you've done it a lot easier.
- 34:21SPEAKER_03: Now be consistent about that and you will win more.
- 34:23SPEAKER_01: Yes.
- 34:24SPEAKER_01: And uh so I want to I want to dive a little deeper on something you mentioned earlier, the the different meaning of consistency.
- 34:30SPEAKER_01: Like, are you the same person online as you are offline?
- 34:35SPEAKER_01: Are you like when people see your marketing and then meet you in real life, are you consistent?
- 34:41SPEAKER_01: Are they getting what they thought they would be getting?
- 34:44SPEAKER_01: This is so important.
- 34:45SPEAKER_01: So, first off, if you aren't visible anywhere in your profile photos or in your photo uh photo album on whatever network it is, if people don't know what you look like, they're going to assume you're a serial killer.
- 34:59SPEAKER_01: They're going to assume that you're freaking quasi-modo.
- 35:03SPEAKER_01: They're going to assume that you're the elephant man.
- 35:05SPEAKER_01: So you need to be seen.
- 35:08SPEAKER_01: Because then if people have a certain expectation of you, let's just let's just uh play this out here.
- 35:14SPEAKER_01: They, because of all your posts, they haven't really seen you.
- 35:16SPEAKER_01: They start to, in their mind's eye, come up with what they think you look like.
- 35:20SPEAKER_01: And then they meet with you and you look completely different.
- 35:23SPEAKER_01: That's not good.
- 35:25SPEAKER_01: Okay, that that surprises people if you're trying to win them over psychologically.
- 35:31SPEAKER_01: And so if all of a sudden they're like, oh my god, I wasn't expecting this, uh, and hopefully it's it's a good thing, but usually it's not, or even if it's just like a different thing, that's not good.
- 35:42SPEAKER_01: Okay, that that's people were not expecting that, and they're like, it's just weird.
- 35:46SPEAKER_03: So how yeah, it's like it's like you've got the picture with the Lamborghini all the time, and all of a sudden you show up and you're like, you know, and your Corolla, whatever.
- 35:53SPEAKER_03: You're I mean, not to knock the Corolla.
- 35:55SPEAKER_03: I was gonna point what up, but I'm like, you're not in your Lamborghini, let's say, or you don't even have one.
- 35:59SPEAKER_03: Yeah, who are you, right?
- 36:01SPEAKER_01: Yeah, right.
- 36:02SPEAKER_01: Yeah, and and if you're if you're hilarious in person and you have this this great personality, you should probably show that through videos, through Instagram stories.
- 36:12SPEAKER_01: Uh, if you if you write, try to like get your personality into it so that they don't think you're some buttoned-up professional and all analytical, and then they meet you in person and you're like this goofball with this this big personality.
- 36:25SPEAKER_01: Like that's not good.
- 36:27SPEAKER_01: So oh, I love that.
- 36:28SPEAKER_03: Uh sorry.
- 36:29SPEAKER_03: I I yeah, I just social media, okay?
- 36:32SPEAKER_03: Big, big, big, easy, free platform.
- 36:35SPEAKER_03: It is powerful.
- 36:36SPEAKER_03: We, we, we, I mean, I I don't even think we have to convince people of that, and everybody should know that.
- 36:40SPEAKER_03: It's too easy to click the button, okay?
- 36:42SPEAKER_03: So I really want to encourage everybody here, get involved in social, but don't just get involved where you're stalking us, where you're just following, and I say us as like the the everybody out there, you know, following and not really doing anything.
- 36:54SPEAKER_03: Here's the deal when it comes to posting on social, you've got to be involved, okay?
- 36:59SPEAKER_03: Yes.
- 37:00SPEAKER_03: Once you're involved, if you want to take another level of it and have some ads going and have some people helping you with that, that's fine.
- 37:07SPEAKER_03: You've got to be involved.
- 37:08SPEAKER_03: And so to Dustin, what you were just saying is, you know, when I look at it, all of my content, and I just I put myself in issues just as an example here, all of my content is me.
- 37:17SPEAKER_03: I'm writing it, I'm posting it, I'm putting it there.
- 37:21SPEAKER_03: Why?
- 37:21SPEAKER_03: Because there's not a soul in this office, as much as they understand me and they understand the way I talk and everything else, my team is not me.
- 37:29SPEAKER_03: And so with all of that, it's important that everybody understands, right?
- 37:33SPEAKER_03: That they it's gotta be my words.
- 37:37SPEAKER_03: And and this just plays to what you just said, right?
- 37:39SPEAKER_03: Is is now you're gonna know who I am.
- 37:40SPEAKER_03: So on my social and everything else I do, you're gonna know exactly who I am.
- 37:43SPEAKER_03: And just trying to, I guess, play off of what you just mentioned there.
- 37:47SPEAKER_01: Yeah, absolutely.
- 37:48SPEAKER_01: It's funny.
- 37:49SPEAKER_01: So my my uh my son is off school this week for fall break, and uh you can probably hear it because my mic's super sensitive.
- 37:56SPEAKER_01: They're up there.
- 37:56SPEAKER_01: Um that's real life, dude.
- 37:59SPEAKER_01: It's real life.
- 38:00SPEAKER_01: My rock star wife is definitely definitely earning that title at the moment with uh with him.
- 38:05SPEAKER_03: Well, I better say the same thing.
- 38:06SPEAKER_03: My uh my kids are at home with my uh rock star wife as well.
- 38:08SPEAKER_03: So just you're gonna get me in trouble, dude.
- 38:11SPEAKER_01: If I don't I'll make sure I tag her in this when I post this so that she's cool, man.
- 38:16SPEAKER_01: Um I mean, we could talk for for another hour about this.
- 38:19SPEAKER_01: Oh, easily.
- 38:20SPEAKER_01: Yeah.
- 38:21SPEAKER_01: Um, but it's Thanksgiving up there in Canada.
- 38:23SPEAKER_01: I want to get you back to your family and get you back to you know doing what you need to do at the office.
- 38:27SPEAKER_01: You can head home.
- 38:28SPEAKER_01: At the end of every show, we ask some rapid fire questions to just to help get you know, get help get to know you a little better.
- 38:36SPEAKER_01: They're either or questions.
- 38:37SPEAKER_01: So pick one or the other.
- 38:38SPEAKER_01: You don't need to elaborate.
- 38:40SPEAKER_01: Um, we'll we'll jump into it.
- 38:41SPEAKER_01: And then at the very end, I'm gonna ask you for an app recommendation.
- 38:44SPEAKER_01: Just any app, it doesn't have to be real estate or business related.
- 38:48SPEAKER_01: Some app that you're obsessed with right now because people love downloading new apps.
- 38:52SPEAKER_01: Cool.
- 38:52SPEAKER_01: That's for sure.
- 38:53SPEAKER_01: All right, Facebook or Instagram?
- 38:57SPEAKER_01: Facebook?
- 38:59SPEAKER_01: Instagram or LinkedIn?
- 39:01SPEAKER_01: Instagram, books or podcasts.
- 39:05SPEAKER_03: Can I say audiobooks?
- 39:08SPEAKER_03: You can you may, I'll allow it.
- 39:10SPEAKER_03: I like podcasts too, though.
- 39:11SPEAKER_03: Don't get me wrong.
- 39:11SPEAKER_03: I think it's just for me, I guess it's it's listening.
- 39:13SPEAKER_03: So it's like I'll go, I'll say that.
- 39:15SPEAKER_03: Audiobooks and podcasts versus like paper black books.
- 39:18SPEAKER_01: Nice iPhone or Android?
- 39:22SPEAKER_01: Android.
- 39:23SPEAKER_01: Jesus.
- 39:26SPEAKER_01: Oh boy.
- 39:27SPEAKER_01: Alexa or Google Home.
- 39:29SPEAKER_01: Neither.
- 39:31SPEAKER_01: Oh, you don't have either?
- 39:32SPEAKER_01: Nope.
- 39:33SPEAKER_01: Oh, fine.
- 39:34SPEAKER_03: I'm still listening I'm still getting around this whole thing of uh, you know, literally opening my door and saying, yeah, go ahead and listen to every single thing that goes on in my house.
- 39:44SPEAKER_01: Oh, that ship has sailed.
- 39:45SPEAKER_01: It's it's it's creepy, but I know, dude.
- 39:48SPEAKER_01: Whatever.
- 39:48SPEAKER_01: I know.
- 39:49SPEAKER_01: Yeah, it's bad news.
- 39:50SPEAKER_03: Like when you see your phone light up and it's like, yeah, what was that?
- 39:52SPEAKER_03: And you're like, I what?
- 39:54SPEAKER_03: Go back to bed.
- 39:56SPEAKER_03: Siri, earplugs, earmuffs.
- 39:58SPEAKER_03: Oh my god.
- 39:59SPEAKER_03: We've got like three different ones on the Android between Bixby and God knows whatever else.
- 40:03SPEAKER_03: What the hell's Bixby?
- 40:04SPEAKER_03: I you know what, I don't even use it, but I know every time I click the button by accident, I swipe like right too many times, like it comes up.
- 40:10SPEAKER_03: I'm like, go to bed.
- 40:11SPEAKER_03: I don't want you.
- 40:12SPEAKER_03: Bixby?
- 40:13SPEAKER_03: Yeah, I know, right?
- 40:14SPEAKER_03: Yeah, don't get me started.
- 40:15SPEAKER_03: Jeez.
- 40:16SPEAKER_01: Don't get me started.
- 40:18SPEAKER_03: Hey, listen, the Mac, the X button's on the wrong side.
- 40:21SPEAKER_03: Let's let's let's just put exclamation point right there, okay?
- 40:24SPEAKER_01: Oh, that's true.
- 40:25SPEAKER_01: Yeah, that was that was a little learning curve.
- 40:28SPEAKER_01: All right, burgers or pizza?
- 40:30SPEAKER_01: Pizza.
- 40:32SPEAKER_01: New York or LA.
- 40:35SPEAKER_03: Ooh, Toronto.
- 40:37SPEAKER_01: Brother, Toronto or Vancouver?
- 40:39SPEAKER_03: Oh man.
- 40:40SPEAKER_03: I you know what?
- 40:41SPEAKER_03: I'm I'm I'm from the Six.
- 40:43SPEAKER_03: I love T Dot.
- 40:44SPEAKER_03: Uh Vancouver, though, is definitely the most beautiful city in this entire country.
- 40:47SPEAKER_03: Really?
- 40:48SPEAKER_03: Oh, yeah, man.
- 40:49SPEAKER_03: They got everything.
- 40:49SPEAKER_01: If you I don't understand this six T Dot thing you just said.
- 40:53SPEAKER_03: The six.
- 40:53SPEAKER_03: So we've got uh it's it this is all the slang.
- 40:56SPEAKER_03: T Dot is Toronto, so T Dot O, the Six, like the every close 416.
- 41:00SPEAKER_03: It's the city.
- 41:01SPEAKER_03: Don't you guys follow Drake at all?
- 41:02SPEAKER_03: Like the Raptors.
- 41:04SPEAKER_03: You remember?
- 41:04SPEAKER_03: Hey, does everybody know the Raptors?
- 41:06SPEAKER_03: They won the NBA finals.
- 41:07SPEAKER_01: Yeah, kind of forgot about them.
- 41:09SPEAKER_01: Just saying.
- 41:10SPEAKER_01: Kind of forgot about them since uh you know the NBA kind of sold out to China, and that's all anyone talks about.
- 41:16SPEAKER_01: Yeah, it's not that's not weird or creepy at all.
- 41:19SPEAKER_01: No.
- 41:20SPEAKER_01: Baseball or football?
- 41:22SPEAKER_01: Uh baseball.
- 41:24SPEAKER_01: Baseball or hockey?
- 41:25SPEAKER_01: Hockey.
- 41:26SPEAKER_01: That's a stupid question, isn't it?
- 41:28SPEAKER_03: No, you know what, not in my family.
- 41:30SPEAKER_03: Uh Joshua plays a lot of rep ball.
- 41:32SPEAKER_03: I played rep ball growing up.
- 41:33SPEAKER_03: We both I he plays rep hockey.
- 41:35SPEAKER_03: I played rep hockey.
- 41:36SPEAKER_03: Um, and seriously, when it comes to summertime, we are really, really attached for baseball.
- 41:40SPEAKER_01: Love it.
- 41:41SPEAKER_01: Yeah.
- 41:41SPEAKER_01: You like uh baseball or basketball?
- 41:44SPEAKER_03: Uh is this watching or playing?
- 41:47SPEAKER_01: Yes, whatever.
- 41:48SPEAKER_03: Yeah, I don't know.
- 41:48SPEAKER_03: I'd rather play baseball.
- 41:50SPEAKER_03: Uh, and I think that basketball's a lot of fun to watch.
- 41:52SPEAKER_03: I I like them both.
- 41:53SPEAKER_01: Okay, fair enough.
- 41:54SPEAKER_01: Mountains or beach?
- 41:56SPEAKER_01: Mountains.
- 41:57SPEAKER_01: Harley or Indian?
- 41:59SPEAKER_01: Harley.
- 42:00SPEAKER_01: I don't know any other motives.
- 42:02SPEAKER_03: I was about to say I don't really know like Indian.
- 42:05SPEAKER_03: What?
- 42:05SPEAKER_03: No, there's only Harleys.
- 42:06SPEAKER_03: No, I'm joking.
- 42:07SPEAKER_01: But uh but like I literally don't know any others, so I'm glad you didn't go further with that because I wouldn't have been able to hang.
- 42:13SPEAKER_03: There's nothing else beyond my Harley.
- 42:15SPEAKER_01: Are are we in a bubble, a real estate bubble, or not?
- 42:19SPEAKER_01: No.
- 42:21SPEAKER_01: Not even in Toronto, huh?
- 42:22SPEAKER_03: Nah, I think that we've got uh across the country, we've got some different things happening with the market right now with respect to different provinces and and you know just their own housing markets.
- 42:31SPEAKER_03: But overall, I just I think that bubble's kind of I don't think so.
- 42:35SPEAKER_03: Okay.
- 42:35SPEAKER_01: Podcast or vlog?
- 42:38SPEAKER_01: Podcast.
- 42:40SPEAKER_01: YouTube or Facebook Live?
- 42:42SPEAKER_01: Facebook Live.
- 42:44SPEAKER_01: Uber or Lyft?
- 42:47SPEAKER_01: I drive myself on your Harley.
- 42:51SPEAKER_01: Gary V or Grant Cardone?
- 42:54SPEAKER_03: Oh, Grant Cardone right now.
- 42:56SPEAKER_03: Really?
- 42:57SPEAKER_03: He's a beast, man.
- 42:58SPEAKER_03: He's a beast.
- 42:59SPEAKER_03: You know what?
- 42:59SPEAKER_03: But I mean, there's a tough one, Dustin.
- 43:01SPEAKER_03: Like it's it's they're both they're both really awesome.
- 43:03SPEAKER_03: They both deliver a lot of great content.
- 43:05SPEAKER_03: Sure.
- 43:05SPEAKER_03: Um, and it's not a knock on either one of them, or like a knock on Gary when I say Grant.
- 43:09SPEAKER_03: I just uh you bring it up.
- 43:12SPEAKER_03: So I just finished reading Obsessed by uh by Grant Cardone.
- 43:15SPEAKER_03: Uh I've read 10 times by Grant Cardone, I've read Crushing and I've read you know Jab Jab, whatever.
- 43:20SPEAKER_03: Um I there's something about Grant that he's uh he's too brash for a lot of people.
- 43:25SPEAKER_03: I think he's a frickin' animal, though.
- 43:27SPEAKER_03: Uh and there's a lot if you really give him the chance to listen, and you will pick up a ton of great nuggets, whether you can handle some of the shit that he says or not.
- 43:35SPEAKER_01: Right.
- 43:35SPEAKER_01: Fair enough.
- 43:36SPEAKER_01: Fair enough.
- 43:37SPEAKER_01: And then give us an app recommendation.
- 43:39SPEAKER_01: Which app are you obsessed with right now?
- 43:41SPEAKER_03: There's two.
- 43:42SPEAKER_03: Okay.
- 43:42SPEAKER_03: I'm gonna go down that road right now.
- 43:44SPEAKER_03: Uh, number one is Audible.
- 43:45SPEAKER_03: Uh, absolutely obsessed with Audible.
- 43:47SPEAKER_03: If everybody does not have Audible, go get Audible.
- 43:50SPEAKER_03: Uh it and this is comes back to your you know, podcasting versus books and this and that.
- 43:54SPEAKER_03: Um, you can listen on the go versus vlogs, right?
- 43:57SPEAKER_03: Like you can listen on the go anywhere, anytime.
- 44:00SPEAKER_03: You don't have to focus on the screen.
- 44:01SPEAKER_03: You don't have to open up a book.
- 44:02SPEAKER_03: You can literally listen to it.
- 44:04SPEAKER_03: I pump through like books in a week.
- 44:07SPEAKER_03: So it's absolutely amazing.
- 44:08SPEAKER_03: Uh, the other app that I'm gonna tell everybody that I'm absolutely obsessed with that everybody has to get right now, go right now to the Google Play Store, go right now to your Apple store, whatever store you want to go to, uh, and go get the industry syndicate app.
- 44:21SPEAKER_03: Um, yeah, that's uh definitely right there at the top of the list.
- 44:24SPEAKER_01: Yes, the the first and only podcast app for real estate agents and loan officers and the industry.
- 44:31SPEAKER_01: It's awesome.
- 44:31SPEAKER_03: Yeah, man, absolutely.
- 44:32SPEAKER_03: I mean, isn't that what the industry syndicate keeps doing, though, right?
- 44:35SPEAKER_03: That's right.
- 44:35SPEAKER_03: And I mean we're wrapping it up here, obviously you know, but um we wrap it up here in Canada, and I mean it's getting even more traction, which is is really exciting, and just people, you know, when they hear about it or they see it, they they recognize it, right?
- 44:46SPEAKER_03: Because I mean I'm always out there touting it.
- 44:48SPEAKER_03: It's all you know on all my presentations and all that stuff.
- 44:51SPEAKER_03: Like, you know, people are people are noticing it, right?
- 44:53SPEAKER_03: And there's definitely a movement happening with this.
- 44:56SPEAKER_01: No doubt.
- 44:56SPEAKER_01: And it's it's just getting started.
- 44:58SPEAKER_01: It's uh we're starting to realize just how needed one central authority, or not authority, that sounds like that sounds like Apple or China or some shit.
- 45:09SPEAKER_01: No, one central authority.
- 45:11SPEAKER_01: God, I said it again.
- 45:14SPEAKER_03: You just correct yourself to correct yourself.
- 45:16SPEAKER_03: Yeah, that's fantastic.
- 45:17SPEAKER_03: No, but it it it it's it's a central place that people can go and get the value and the information they require to help.
- 45:22SPEAKER_01: Because you get asked all the time, right?
- 45:24SPEAKER_01: Like, where where do we find the best like where can I find more shows like yours?
