- 0:00[SPEAKER_00]: Hey everyone, welcome to No Like Trust for Real Estate, where I help you craft branding and marketing strategies that align with your unique strengths.
- 0:08[SPEAKER_00]: I'm Christine George, an agent who work with me, grow their business by 40 percent, aligning their marketing with who they are, not what they saw.
- 0:16[SPEAKER_00]: Today is all about getting fiscally fit.
- 0:20[SPEAKER_00]: And today I'm joined by Amy Shirou, the CEO of Curated Learning.
- 0:25[SPEAKER_00]: Amy is an educational, strategic planning, and business consultant.
- 0:29[SPEAKER_00]: She's also a national speaker.
- 0:32[SPEAKER_00]: And today we're getting deep into a subject that's not sexy, fiscal fitness.
- 0:39[SPEAKER_00]: and she is going to tell us all about the importance of getting fiscally fit as a 1099 as a real estate agent, a solo performer.
- 0:46[SPEAKER_00]: And she has got a system and a plan for how to do it in the most simple and consumable way.
- 0:53[SPEAKER_00]: Take a listen.
- 0:59[SPEAKER_00]: Amy, I'm so, so super excited to talk to you about fiscal fitness.
- 1:03[SPEAKER_00]: Today, it is your newest program.
- 1:07[SPEAKER_00]: I think it's, it's like so critically important for our industries.
- 1:10[SPEAKER_00]: You did this with Madeup, your sister.
- 1:12[SPEAKER_00]: Yes.
- 1:13[SPEAKER_00]: And I want to know, like, what prompted it?
- 1:16[SPEAKER_00]: Why, why fiscal fitness, why the real estate industry, why now?
- 1:21[SPEAKER_00]: Well, thanks for your question.
- 1:23[SPEAKER_01]: It was actually built on my experience with my sister.
- 1:27[SPEAKER_01]: So why did we create it?
- 1:29[SPEAKER_01]: Two reasons.
- 1:31[SPEAKER_01]: First, my own personal experience, about seven years ago, my sister called me.
- 1:35[SPEAKER_01]: She is an impressive CPA in California with a very amazing firm.
- 1:40[SPEAKER_01]: She recently sold, and she said to me, hey, can you and your husband retire?
- 1:44[SPEAKER_01]: And I said, yeah, we own a lot of real estate, we're good, and she did her big sister, I roll, and said, we need to get serious.
- 1:52[SPEAKER_01]: So she put me through a process over seven years, where today I can say that I can retire.
- 1:59[SPEAKER_01]: and most real estate professionals cannot say that.
- 2:03[SPEAKER_01]: Since then, right.
- 2:05[SPEAKER_01]: Why?
- 2:06[SPEAKER_01]: Well, I'll explain because I kept on interviewing high-producing real estate professionals with impressive GCI, right, who had zero retirement plans.
- 2:17[SPEAKER_01]: Now, there are some who get it for sure.
- 2:19[SPEAKER_01]: But most of the people I was meeting were brilliant at creating income, but hadn't created a simple system to keep it lower their taxes and invest
- 2:30[SPEAKER_01]: So after watching too many agents hit panic button on April 15th, saying I'll deal that next year, with my experience made it and I built a practical agent specific framework.
- 2:41[SPEAKER_01]: So the goal is turning their closings into steady wealth income with money buckets for tax planning, automatic retirement contributions, without turning anyone into a spreadsheet bulk.
- 2:56[SPEAKER_00]: And what is it about real estate agents in particular that you think?
- 3:01[SPEAKER_00]: And maybe it's not a real estate problem.
- 3:03[SPEAKER_00]: Maybe it's an entrepreneur problem.
- 3:05[SPEAKER_00]: Like, what is it about us that we don't plan correctly?
- 3:09[SPEAKER_00]: Like we can go out there and make it rain, but then we're not great sabers.
- 3:15[SPEAKER_00]: Like so, what why?
- 3:18[SPEAKER_01]: Very interesting.
- 3:20[SPEAKER_01]: I met a woman and she has a little interview in my course.
- 3:24[SPEAKER_01]: She wrote a book about less brain, right brain entrepreneurs.
- 3:28[SPEAKER_01]: And most entrepreneurs are right brain creative.
- 3:31[SPEAKER_01]: So to start thinking about spreadsheets and numbers flips them out, they just
- 3:36[SPEAKER_01]: their mind explodes.
- 3:38[SPEAKER_01]: So this bias towards action is great for sales, but it sidelines, planning, tax strategy retirement.
- 3:46[SPEAKER_01]: So in our course, we talk about a mindset shift from selling more to solve it to forcing people to run a simple system that pays the future me first.
- 3:59[SPEAKER_01]: So it's a plan that we put in place that I went through and we're seeing it work.
- 4:06[SPEAKER_01]: So they don't have to become spreadsheet gurus.
- 4:08[SPEAKER_01]: They have to have the right people on their team and understand some basic principles about finances to retire.
- 4:16[SPEAKER_00]: Okay.
- 4:16[SPEAKER_00]: So,
- 4:18[SPEAKER_00]: Talk to me a little bit about, if I'm a participant, like, what does that system look like?
- 4:23[SPEAKER_00]: How do you make it simple for me so that I'm not, you know, spreadsheet overload?
- 4:29[SPEAKER_00]: What do you mean when you say team, like talk to me a little bit about that?
- 4:31[SPEAKER_00]: Okay.
- 4:33[SPEAKER_01]: So what we did in the course, we created an on-demand lesson, right?
- 4:38[SPEAKER_01]: It has video, it has things you can read, we have a handout, they can follow along with, they need to learn the principles and I based it on instruction, instructional design where they can do 15 minutes of content at a time, they can do all three and a half hours at a time, just a matter and they will walk away with things.
- 4:56[SPEAKER_01]: So we talk, first talk to them about mindset,
- 4:59[SPEAKER_01]: then how to create the circle of professionals who will help them get there, specifically a financial planner, how to interview them, how to find the right one to make sure that that person is investing their money wisely.
- 5:15[SPEAKER_01]: We talked to them about what kind of entity they should have.
- 5:18[SPEAKER_01]: Should they be a solo, per nor, should they be an LLC, should they go to a S-Corp, we make it so they can understand it.
- 5:27[SPEAKER_01]: And then we talked to them about the financial vehicles that 1099 employees, which we are, should be looking at.
- 5:36[SPEAKER_01]: It's different than someone who gets a match with their 401k and gets a W2.
- 5:41[SPEAKER_01]: There's different vehicles that work for us that help us save on taxes and help us build wealth in a practical way.
- 5:50[SPEAKER_01]: The other thing that we do in the class, we call it the road map or the Teter Tatter, if someone is one year into business or is 30 years into the business, there's certain things they should be doing along the way to get them to a retirement place.
- 6:04[SPEAKER_01]: Now, you don't have to retire, but it's such a nice feeling to know that if there is passive income coming in from many different ways that you could slow down if you want it to.
- 6:15[SPEAKER_01]: Now,
- 6:16[SPEAKER_01]: What we did is we created a unique business plan that once you fill it out, you can go and bring it to a financial planner and they will give back to you a blueprint to follow so you can start investing your money wisely.
- 6:31[SPEAKER_01]: Most business plans in real estate don't do that.
- 6:34[SPEAKER_01]: Can I tell you a little bit more about what we do?
- 6:36[SPEAKER_00]: I've been talking a lot.
- 6:37[SPEAKER_00]: Yes, I know please because I'm also like,
- 6:42[SPEAKER_00]: One of the things, yes, I want to know before you do that, though, how do you get people, how do we get people interested in this?
- 6:50[SPEAKER_00]: Because if they, you hear the words finance or money, they're automatically, their eyes start glazing over, right?
- 6:58[SPEAKER_00]: And so, but I love what you're saying, like, you make it simple.
- 7:02[SPEAKER_00]: It's about building the right team around you, about understanding how you should structure your business.
- 7:08[SPEAKER_00]: And that's all, like, really foundational work, right?
- 7:12[SPEAKER_01]: Because once that's done, yeah, well, most financial programs out there don't give them this practical information and we built it so they can go and take a one little piece and digest it and move on, but what we've done, I want to say one thing about that that I think is brilliant.
- 7:33[SPEAKER_00]: you and made are a great team because she is the financial smarts and you are the educational smart.
- 7:40[SPEAKER_00]: So you understand how to take the importance of what she knows her knowledge and break it into pieces that, you know, solopreneurs can digest.
- 7:52[SPEAKER_00]: Right.
- 7:53[SPEAKER_00]: Because that's your specialty.
- 7:54[SPEAKER_00]: That's what you've been doing for years and years and years.
- 7:56[SPEAKER_00]: You understand the psychology about how people learn.
- 8:00[SPEAKER_00]: So that's what's that's one thing I think that's really important.
- 8:03[SPEAKER_00]: If you're listening, Amy, this is her sweet spot.
- 8:07[SPEAKER_00]: She knows how to teach people.
- 8:08[SPEAKER_00]: She knows how to give you information that you'll be able to take in and remember.
- 8:14[SPEAKER_00]: And so I think that's your super power in this fiscal fitness program is that you're taking a subject that's not really sexy and you're implementing it in a way that people can consume it.
- 8:28[SPEAKER_01]: You know, um, when I got into real estate in 87, I moved to Connecticut and we built over 12 subdivisions.
- 8:35[SPEAKER_01]: My husband and I, um, hundred and hundreds and hundreds of homes.
- 8:39[SPEAKER_01]: I can drive through Connecticut and say, we built those companies.
- 8:41[SPEAKER_01]: We built that street.
- 8:43[SPEAKER_01]: But in 2000, I was bored.
- 8:46[SPEAKER_01]: and they went back to school to learn about adult learning theory and instructional design and it really gave me a secret sauce on how I create my training material.
- 8:54[SPEAKER_01]: So it definitely is impacting here.
- 8:57[SPEAKER_01]: So one thing that we learned because we have had a hundred people go out through the course already on pilots.
- 9:03[SPEAKER_01]: So we learned a couple of things.
- 9:04[SPEAKER_01]: We, every month, we do three live accountability sessions.
- 9:09[SPEAKER_01]: So if someone wants to take the class, they can come in and get the homework, which is just telling them what to do in the on-demand, and then they can come and ask questions.
- 9:19[SPEAKER_01]: What I have found is whether the people are three years in, or 15 years in, were embarrassed to ask questions, because we're so good at what we do.
- 9:28[SPEAKER_01]: So to have something we feel awkward with, money,
- 9:32[SPEAKER_01]: people ask questions that they could not ask anywhere else.
- 9:35[SPEAKER_01]: Like, why should I do an escort?
- 9:38[SPEAKER_01]: What is the benefit of it?
- 9:39[SPEAKER_01]: Or is it a step?
- 9:40[SPEAKER_01]: I were really good or sure.
- 9:42[SPEAKER_01]: I doing a personal 401k.
- 9:45[SPEAKER_01]: They get enough information out of our class.
- 9:48[SPEAKER_01]: So when they go to a financial planner, they feel empowered.
- 9:52[SPEAKER_01]: And they know how to ask the right questions.
- 9:54[SPEAKER_01]: And
- 9:55[SPEAKER_01]: I guess that's the real thing.
- 9:57[SPEAKER_01]: So we doing this accountability plus every month we do what we call deep dives and these are the experts that we interviewed in our class because one thing I didn't mention even after all of knowing like what a step I ran all that is we talk about passives in
- 10:16[SPEAKER_01]: We all should own real estate one way or another.
- 10:19[SPEAKER_01]: So we have people who built from a five single family to over a hundred doors.
- 10:23[SPEAKER_01]: He talks about how he does that.
- 10:25[SPEAKER_01]: Pass a real estate, Airbnb's.
- 10:29[SPEAKER_01]: We talk about commercial real estate.
- 10:32[SPEAKER_01]: All we talk about, all different things that you have to think about and what's really great about this is that you then become a much more effective partner for your clients.
- 10:43[SPEAKER_01]: I believe you're not, some of my buyers, and these are not just first time home buyers, buyers that have been around their second or third home.
- 10:50[SPEAKER_01]: When we sit down, when we start talking about stuff, I've been referring business to my financial planner network, and guess what they give me.
- 10:59[SPEAKER_01]: business.
- 10:59[SPEAKER_01]: I just got from one of the financial planners I send business to.
- 11:02[SPEAKER_01]: This woman's husband died.
- 11:04[SPEAKER_01]: He is 50 doors in Connecticut.
- 11:06[SPEAKER_01]: And he has 10 projects around the country.
- 11:09[SPEAKER_01]: She wants to sell.
- 11:10[SPEAKER_01]: Guess who's getting to refer them.
- 11:13[SPEAKER_01]: Me.
- 11:13[SPEAKER_01]: So it's really, it doesn't only doesn't only help your business.
- 11:18[SPEAKER_01]: It makes you much more effective with your clients.
- 11:19[SPEAKER_01]: But I dig your ass.
- 11:21[SPEAKER_00]: Yeah.
- 11:21[SPEAKER_00]: No, that's really important because
- 11:24[SPEAKER_00]: I think clients really expect you to have that level of knowledge because it is a big investment, whether it's a first time home buyer or an investment buyer or someone looking to broaden their real estate portfolio, they want you the agent to really understand what the financial benefit is for them and what the risks are.
- 11:49[SPEAKER_01]: You know, it's interesting to, um, this year is the first year, believe it not, even though I've been working with my sister for a couple years and it does take five to seven years to put a retirement plan in place.
- 12:00[SPEAKER_01]: You got, if you're thinking about retiring in the next ten years, you have to get started.
- 12:05[SPEAKER_01]: You absolutely have to.
- 12:07[SPEAKER_01]: And some of our clients in the course are only in their 30s, but they have a plan in place.
- 12:11[SPEAKER_01]: I'm, I get so inspired by these people.
- 12:16[SPEAKER_01]: Believe it or not, only this past year did I really even understand quick books.
- 12:22[SPEAKER_01]: I went and I sat down with someone.
- 12:24[SPEAKER_01]: So now I even understand what I'm giving my CPA and my financial planner.
- 12:30[SPEAKER_01]: But I didn't even do that for the first five, six years learning about this.
- 12:34[SPEAKER_01]: I couldn't even handle it.
- 12:36[SPEAKER_01]: So it may process.
- 12:38[SPEAKER_01]: It is definitely a process.
- 12:39[SPEAKER_01]: But if you know what questions to ask a financial planner,
- 12:45[SPEAKER_01]: It's really important.
- 12:46[SPEAKER_01]: And you know what, it's been a crazy couple of years.
- 12:49[SPEAKER_01]: And we always hear, I haven't been making the money like I done before.
- 12:54[SPEAKER_01]: I'm not in a place, you are.
- 12:57[SPEAKER_01]: It doesn't matter if you made 50,000, 70,000, or if you made 500,000, don't be embarrassed you need to start putting a plan in place.
- 13:08[SPEAKER_00]: Yeah, you know, just this kind of reminds me of when I was a kid or kid coming out of college and my, you know, my dad, who was like very financially focused, said, you need to put money in that 401k they're giving you this 401k you need to and I thought to myself, I remember saying,
- 13:27[SPEAKER_00]: Dad like I've got college loans like I'm not making a lot of money like and he was like believe me over time you will thank me and he was right he was absolutely right even if it's the smallest amount to put into that set IRA or you know to to save to make an additional real
- 13:54[SPEAKER_01]: I don't know, is one of the biggest, like, Moments, like, yeah, so some of the haze I've seen from people taking the course and from my own experience, one of the big ones is you could make 70,000, you could make six figures for years and nothing about retirement, but one thing that I learned was I set up something called a personal or solo 401k.
- 14:19[SPEAKER_01]: And what you can do is you can put in there up to 23,500 a year.
- 14:25[SPEAKER_01]: So 2,500 a month, go into this account.
- 14:28[SPEAKER_01]: We just do it, right?
- 14:29[SPEAKER_01]: My husband and I. Now, we do it a little bit more, where we have,
- 14:34[SPEAKER_01]: I'm not going to get too detailed, but we pay, we have like a payroll tax.
- 14:39[SPEAKER_01]: It's like 40 bucks a month, right?
- 14:41[SPEAKER_01]: Because of that, at the end of the year, we can do what's called profit sharing, and we can put up to 63,000 into that account.
- 14:48[SPEAKER_01]: Now, the numbers are changing this year, but let me tell you what that did for me.
- 14:51[SPEAKER_01]: Even just putting in 2,500 a month.
- 14:54[SPEAKER_01]: Now that might be a lot for some people, put in 500 a month, that personal solo 401k has reduced my taxable income in a way that slows me away.
- 15:05[SPEAKER_01]: My taxes are half of what I used to pay.
- 15:09[SPEAKER_01]: And yeah, that's one little thing I learned from my sister, and most people, many people don't know about it.
- 15:15[SPEAKER_01]: So those are the other things that we talk about.
- 15:18[SPEAKER_00]: That is awesome.
- 15:19[SPEAKER_00]: All right.
- 15:19[SPEAKER_00]: So let's get into like the logistics of the course.
- 15:21[SPEAKER_00]: How long does it take to get through, you know, what can somebody expect at the end of the course, like the take away is talk to me about that.
- 15:34[SPEAKER_00]: Okay.
- 15:35[SPEAKER_00]: And then I want to know, like, if I want to sign up today, where do I go to do that?
- 15:40[SPEAKER_01]: Fantastic.
- 15:41[SPEAKER_01]: And I'm going to offer something special that we're doing if you don't mind.
- 15:45[SPEAKER_01]: And have that too.
- 15:47[SPEAKER_01]: We'd love to have people in.
- 15:49[SPEAKER_01]: So it's an on demand course that you sign up for $149.
- 15:52[SPEAKER_01]: In the course, you have all the lessons built out.
- 15:59[SPEAKER_01]: We ask you to go through them, you know, less and by less and there's accountability.
- 16:06[SPEAKER_01]: There is a handout that is a fillable PDF that you can follow along and then you have that.
- 16:11[SPEAKER_01]: Even if you never want to go back to the class, which you have forever, you have this handout that has all your information so you can refer to it.
- 16:18[SPEAKER_01]: We have the monthly on demand.
- 16:21[SPEAKER_01]: So if you decide to start the course, you might want to go into our three,
- 16:26[SPEAKER_01]: a month.
- 16:27[SPEAKER_01]: Lessons join us and tell us what you learned what questions you have.
- 16:31[SPEAKER_01]: I would say the class itself takes about three and a half hours to get through, but I would recommend coming into our training sessions.
- 16:39[SPEAKER_01]: We also have the business plan that they walk away with and they can learn how to fill that out and give it to a financial planner.
- 16:48[SPEAKER_01]: to other things.
- 16:49[SPEAKER_01]: We wrote our own GPT.
- 16:51[SPEAKER_01]: It is does not go onto the web, but if you have chat, GPT, you can open it up.
- 16:57[SPEAKER_01]: And if you just want to talk to it directly, it can answer any question that you have that may maybe didn't answer in the class.
- 17:05[SPEAKER_01]: it's fantastic.
- 17:06[SPEAKER_01]: We do interviews with really smart people in the class so you can listen to those if you want.
- 17:11[SPEAKER_01]: If you cut out all the interviews, the class is only about two hours long.
- 17:15[SPEAKER_01]: The interviews, though, people are telling us they like to listen to them as podcasts while they're driving.
- 17:19[SPEAKER_01]: So that's cool.
- 17:20[SPEAKER_01]: Yes.
- 17:21[SPEAKER_01]: Once a month after that, we have a whole list of people that we invite back and we talk about, like for example, in November, we're doing a tax prep.
- 17:33[SPEAKER_01]: one where we're going to talk about how to find out how much income you've made and what tax vehicles you should be looking at now for your 2025 taxes that you can put in place now to save taxes.
- 17:46[SPEAKER_01]: We're going to do the business planning.
- 17:48[SPEAKER_01]: We have a guy coming in about cost segregation which is really cool if you own investment properties.
- 17:55[SPEAKER_01]: So each month they can access those as well.
- 17:59[SPEAKER_01]: So those are on demand or those live, those are live, but we record them and put them into the class.
- 18:06[SPEAKER_01]: It's an extra cost for those, but it's very minimal because we wanted to keep the cost really cost-effective.
- 18:13[SPEAKER_00]: Oh, that's a, that's an add-on, okay, okay.
- 18:19[SPEAKER_00]: So 149, which is like to get your financial house in order, I mean, that's
- 18:24[SPEAKER_00]: incredibly affordable.
- 18:26[SPEAKER_00]: That's an investment in your retirement right there.
- 18:29[SPEAKER_00]: 149 bucks.
- 18:32[SPEAKER_00]: And, you know, I think that Adam has got to be something.
- 18:36[SPEAKER_00]: I mean, I would definitely take that because you're going to have trending topics that can, you know, apply to their business plan or their financial plan after they talk to their advisor.
- 18:48[SPEAKER_00]: That's awesome.
- 18:49[SPEAKER_01]: And one other thing I didn't mention is, at the end of the class, we have something called the financial navigator, believe it or not, some company that we promoted this with and taught a bunch of his agents, he goes, you need an easy button, Amy.
- 19:04[SPEAKER_01]: So what we did was we put, and we're growing the list all the time, if you need a financial planner, we have some names for you.
- 19:11[SPEAKER_01]: if you need a bookkeeping company, if you need an estate attorney, we're putting names, we're trying to cover every corner of the country.
- 19:19[SPEAKER_01]: So that's another thing that's in there.
- 19:22[SPEAKER_00]: So a directory, that's awesome.
- 19:25[SPEAKER_00]: So, so cool.
- 19:27[SPEAKER_00]: Okay, as we start to wrap up, I guess, why is one piece of the most important piece of financial wisdom you would want to impart to the community?
- 19:37[SPEAKER_01]: You have to learn how to separate taxes and profit from the money you make.
- 19:43[SPEAKER_01]: If you start doing that, that alone, you start creating profit for retirement and you make sure you have your money for your taxes.
- 19:51[SPEAKER_01]: Perfect.
- 19:53[SPEAKER_01]: You also need to hear about the vehicles, the financial vehicles that work for you.
- 19:58[SPEAKER_01]: And even if you're put in 50, but I don't care how much you put in it, they're going to help you grow your wealth because that's what a financial planner does.
- 20:07[SPEAKER_01]: believe it or not, most financial planners who did good work did over 28% on money last year.
- 20:13[SPEAKER_01]: So if you had 100,000, you'd have a hundred and twenty eight thousand right now.
- 20:19[SPEAKER_01]: Well, so finding a financial planner which we talk about, and then I'm going to say,
- 20:28[SPEAKER_01]: Not having that mindset of, I had a slow month.
- 20:31[SPEAKER_01]: I wasn't planning on my need more leads.
- 20:35[SPEAKER_01]: There is a way to just with our business plan to make your predictable so you don't slip out and not about it.
- 20:41[SPEAKER_01]: So those are the three things.
- 20:42[SPEAKER_00]: I hope that's not too much.
- 20:44[SPEAKER_00]: Yeah, no, that's really, really important.
- 20:46[SPEAKER_00]: I think it's, you know, as an entrepreneur, that's one piece that's always like critically important is like, you want to get your business from this.
- 20:55[SPEAKER_00]: to this, and so that's, that's a really a mindset.
- 21:00[SPEAKER_00]: It's mindset and discipline, like doing the things day in and day out and a big piece of that is planning for your financial future.
- 21:09[SPEAKER_00]: Amy, if I wanted to sign up for for fiscal fitness today, how do I do that?
- 21:16[SPEAKER_01]: We'll put the link so they can sign up, and I'm going to say if anyone signs up between now and November 19th, we will let them come to the tax planning session for free.
- 21:28[SPEAKER_01]: We're only having 100 seats for that because we want to be able to answer the questions that come in.
- 21:34[SPEAKER_01]: We're already getting people signing up.
