- 1:06Speaker 4: privilege of talking to one of our beautiful She's on
- 1:08Speaker 4: the Money community members all about their journey. Let's jump
- 1:12Speaker 4: straight into it, because this week I got a message
- 1:14Speaker 4: and it went like this Hive. I came to Australia
- 1:18Speaker 4: from the Philippines on a student visa almost thirteen years ago.
- 1:22Speaker 4: I was a struggling student who worked odd jobs to
- 1:24Speaker 4: support my studies.
- 1:25Speaker 2: And cost of living here.
- 1:27Speaker 4: I had some pretty traumatizing experiences that made me almost
- 1:31Speaker 4: want to go back home. However, I was firm that
- 1:34Speaker 4: I wanted to make Australia my home. Fast forward to today,
- 1:38Speaker 4: I'm an Australian citizen who earns between one hundred and
- 1:41Speaker 4: eighty and two hundred thousand dollars a year plus super
- 1:45Speaker 4: works as a travel nurse all over the country and
- 1:48Speaker 4: is now working towards my fourth investment property. I also
- 1:53Speaker 4: have managed to bring my sister here, who's now a
- 1:55Speaker 4: citizen herself, as well as my nineteen year old brother
- 2:00Speaker 4: money diarist.
- 2:02Speaker 5: What I feel like crying here is that.
- 2:08Speaker 4: Wow, I'm just so impressed. Is your family like super
- 2:11Speaker 4: proud of you?
- 2:13Speaker 5: I think? So? Yah?
- 2:14Speaker 2: What do you mean you think so? I absolutely know so.
- 2:18Speaker 4: That is crazy to me to go from being in
- 2:20Speaker 4: the Philippines knowing what the average salary is like, wanting
- 2:24Speaker 4: a better life, having gone through some traumatic experiences, and
- 2:27Speaker 4: now going, you know what, I earn between one hundred
- 2:29Speaker 4: and eighty and two hundred grand.
- 2:31Speaker 2: All by myself, Like, are you joking? I'm so proud
- 2:35Speaker 2: of you. Can we learn a little bit more about this,
- 2:37Speaker 2: Let's do a money diary.
- 2:39Speaker 5: Oh, I'm actually very nervous.
- 2:42Speaker 2: Oh, don't be nervous. I promise I don't buy it.
- 2:44Speaker 2: Let's jump into it.
- 2:45Speaker 4: The first question I always ask our money diarists, what
- 2:49Speaker 4: grade would you give your money habits from an A
- 2:52Speaker 4: through to an F.
- 2:53Speaker 5: I've been thinking about this a lot. I think I
- 2:55Speaker 5: want to give myself a B plus.
- 2:58Speaker 2: A B plus.
- 2:59Speaker 4: All right, let's learn more about that, because I already
- 3:03Speaker 4: know I don't agree.
- 3:04Speaker 2: But that is Okay, money diarist, tell me.
- 3:07Speaker 4: A little bit more about your upbringing and your money story.
- 3:10Speaker 5: Okay, So I'm the second eldest of six kids. I
- 3:14Speaker 5: think we are from a middle income family. My parents
- 3:19Speaker 5: own a meat shop, and whilst I know they were
- 3:22Speaker 5: earning good money for Philipino standards, my dad is a
- 3:27Speaker 5: chronic gambler.
- 3:28Speaker 4: No.
- 3:29Speaker 5: Yeah, for almost four decades of their married life, Like,
- 3:32Speaker 5: I've witnessed them fighting over money, and I've witnessed my
- 3:37Speaker 5: parents telling at least nine properties to pay for my
- 3:40Speaker 5: dad's debts. My dad is a good guy, but it's
- 3:45Speaker 5: just as an addiction.
- 3:46Speaker 4: I like that you preface that because I think sometimes
- 3:49Speaker 4: when you talk about addiction, people automatically go that's an
- 3:52Speaker 4: awful thing.
- 3:53Speaker 2: That's a bad person trait.
- 3:55Speaker 4: It's not like people who have addictions are just people
- 3:58Speaker 4: with addictions, Like they can be the kindest, best human
- 4:02Speaker 4: beings in the entire world, and they're struggling with something
- 4:04Speaker 4: and need support.
- 4:05Speaker 2: So that must be really hard on your family, very hard.
- 4:09Speaker 5: Growing up. I've seen how my mom has weathered all
- 4:12Speaker 5: the storm. She was really good with money. I knew
- 4:15Speaker 5: that we had the money to buy things, but we
- 4:18Speaker 5: grew up not forgetting what we want. I remember going
- 4:23Speaker 5: to Thistroy store and I wouldn't say a word because
- 4:26Speaker 5: I know what my mom would say, Oh, we don't
- 4:29Speaker 5: have the money to buy that, although I knew that
- 4:31Speaker 5: they had the money. But thinking of it, if my
- 4:34Speaker 5: mom wasn't like that, we probably would have not graduated.
- 4:38Speaker 5: Because in the Philippines, going to UNI it's not free.
- 4:42Speaker 5: If you have any medical problems, if you get hospitalized,
- 4:45Speaker 5: it's not free. We don't have those subsidies. So my
- 4:48Speaker 5: parents has wheathered all the storms. In now she start
- 4:52Speaker 5: four professionals. Once an orthodontist and then I'm a nurse,
- 4:57Speaker 5: and then a medical laboratory science and another one's a doctor.
- 5:02Speaker 2: Oh my god, she must be so proud of all
- 5:04Speaker 2: of her babies.
- 5:05Speaker 5: I'm so proud of my mom, Like, yeah, she's my inspiration.
- 5:10Speaker 2: I love her.
- 5:11Speaker 4: What a woman like, especially to go through that for
- 5:15Speaker 4: literally four decades and to still be like, no, I'm
- 5:19Speaker 4: supporting my family.
- 5:20Speaker 2: We're going to get here. I need to be the
- 5:22Speaker 2: strong one, like, uh, women acquaens, aren't they?
- 5:25Speaker 5: Yeah? And she was the one who pushed me to
- 5:27Speaker 5: go to Australia. So to give you a bit of
- 5:29Speaker 5: a background, So I'm a registered nurse back in my country,
- 5:33Speaker 5: but at that time, there were so many nursing graduates
- 5:37Speaker 5: and there wasn't enough work for us. What's happening before
- 5:41Speaker 5: was we would go and be forced. Did you volunteer
- 5:44Speaker 5: work so unpaid labor so that we could get experienced
- 5:48Speaker 5: because my ultimate goal at the time was to get
- 5:51Speaker 5: out of my country.
- 5:52Speaker 2: Yeah.
- 5:52Speaker 5: Wow, Like a registered nurse probably will get paid less
- 5:55Speaker 5: than three hundred dollars a month.
- 5:57Speaker 2: My god, three hundred dollars a month for such a
- 6:01Speaker 2: critical role. That is so unfair. Absolutely not.
- 6:04Speaker 5: I remember I was in my early twenties and I
- 6:07Speaker 5: didn't have the money to go for holidays or to
- 6:10Speaker 5: buy things and all that, and I would still ask
- 6:12Speaker 5: money for my parents. I remember bringing work kilos of
- 6:18Speaker 5: meat to sell for my colleagues so I can help,
- 6:20Speaker 5: I can lit a bit of fundy.
- 6:22Speaker 2: Oh my gosh, how did you source that?
- 6:25Speaker 5: Well, my parents have meet shopped.
- 6:27Speaker 2: Yeah, yeah, yeah, that's right. I was like, so you're
- 6:29Speaker 2: just organizing all of their snacks and dinners as well
- 6:33Speaker 2: as doing your work. Oh my gosh.
- 6:35Speaker 4: And so tell me more about this journey. Obviously at
- 6:38Speaker 4: this point you still hadn't left the Philippines.
- 6:41Speaker 5: Yeah. So what my end goal was to go to
- 6:43Speaker 5: the US. I did my qualifying exam and passed my
- 6:47Speaker 5: it's called MPEx, so I got my license to the US,
- 6:50Speaker 5: got a sponsorship for being hard. But then the piece
- 6:54Speaker 5: of backlog was so hard and it was taking me
- 6:57Speaker 5: ages to go there. I was like, okay, maybe I'll
- 6:59Speaker 5: try to Canada, but then I got scammed. No what,
- 7:03Speaker 5: My mom gave a lot of money to them and
- 7:06Speaker 5: for nothing, and I decided I'll probably go to Saudi Arabia,
- 7:10Speaker 5: but my experience at the time wasn't enough, so they
- 7:13Speaker 5: rejected me too. So I was really resigned, and she said,
- 7:17Speaker 5: why don't you go to Australia on a student visa
- 7:20Speaker 5: because I know someone on a student visa and she's
- 7:23Speaker 5: actually doing very well. So at the time, I was
- 7:26Speaker 5: just feeling resigned, and I just wanted my mom to
- 7:29Speaker 5: decide for me. After all, she's the one who's going
- 7:31Speaker 5: to give me the money, so I let her decide
- 7:34Speaker 5: for my life. So I came here on a student visa,
- 7:37Speaker 5: but it was just one year. For you to study here,
- 7:41Speaker 5: you needed to show funds how you could afford living
- 7:43Speaker 5: here in Australia, and we didn't have enough show money.
- 7:46Speaker 5: So it was just one year and I had no
- 7:48Speaker 5: idea what I was going to do here in Australia.
- 7:52Speaker 5: I knew I couldn't do nursing because to become a
- 7:55Speaker 5: nurse year, even though I was already a registered nurse
- 7:58Speaker 5: in the Philippine, I had to study again. And I
- 8:00Speaker 5: think it's like thirty thousand dollars per semester for two years.
- 8:05Speaker 4: Yeah, for international students. It's so insane, it's so ridiculous.
- 8:09Speaker 5: Yeah, So there's no way I could be able to
- 8:11Speaker 5: afford it. So I've got the cheapest course I could
- 8:14Speaker 5: get from the cheapest school that could accept me. Yeah,
- 8:19Speaker 5: and I did certificate for Information Technology and I had
- 8:24Speaker 5: no plans at the time. I was like thinking, or
- 8:27Speaker 5: maybe before my visa ends, I'll find a guy who
- 8:31Speaker 5: I fall in love with and give me a bison
- 8:34Speaker 5: or something.
- 8:36Speaker 2: I love.
- 8:36Speaker 4: This planet's gone from I should find a guy to
- 8:39Speaker 4: give me a visa to. By the way, I earned
- 8:41Speaker 4: two hundred grand on my own and I don't need
- 8:43Speaker 4: no man.
- 8:44Speaker 2: This is a good story. This is my favorite story.
- 8:47Speaker 5: I'm thinking very much single.
- 8:51Speaker 2: Now, you're just too intimidating for the men. I I
- 8:55Speaker 2: don't know.
- 8:56Speaker 5: But anyway, so I had to work on jobs, do
- 9:00Speaker 5: house cleaning and babysitting, and I was actually at one
- 9:04Speaker 5: point put into a position where my client didn't actually
- 9:07Speaker 5: want me to clean and do something else for him. No. Yeah,
- 9:12Speaker 5: I was super scared at that time, but thankfully he
- 9:15Speaker 5: did not force me. And yeah, I told my sister
- 9:19Speaker 5: and I told her not to tell my mom, but
- 9:21Speaker 5: she ended up telling my mom. She was asking me
- 9:23Speaker 5: to go home, but I was like, I come this
- 9:26Speaker 5: way to go home, I'm not going. So I just
- 9:29Speaker 5: learned how to be more mindful of accepting jobs and
- 9:32Speaker 5: all that, and I made it through. And then I
- 9:35Speaker 5: remember I had this client who told me that she
- 9:38Speaker 5: had another babysitter who did her bridging program as a nurse. Yeah,
- 9:42Speaker 5: and it only took her three months and it was
- 9:44Speaker 5: I think thirteen thousand dollars at that time. So that
- 9:48Speaker 5: was my aim. I decided, I'll save up for this money,
- 9:52Speaker 5: I'll do the bridging course and that happened. And then yeah,
- 9:56Speaker 5: fast forward to today, I'm a travel registered nurse who
- 10:00Speaker 5: travel solover Australia and yeahs now, this investment properties, I'm
- 10:05Speaker 5: still counting.
- 10:06Speaker 2: I cannot believe that.
- 10:08Speaker 4: And so we ended up being lucky enough to get
- 10:10Speaker 4: you in Australia and you're gonna stay here.
- 10:12Speaker 5: Oh of course, yes, this is my whole now.
- 10:14Speaker 2: So we get to keep you. I love this, and
- 10:16Speaker 2: we now have your sister and your nineteen year old brother.
- 10:19Speaker 4: I adore this. So let's talk more about money. You
- 10:24Speaker 4: obviously mentioned that you're a traveling nurse. We've mentioned what
- 10:27Speaker 4: you earn, but can you get into what is a
- 10:30Speaker 4: travel nurse and how does the pay system work?
- 10:33Speaker 5: Okay, So I've been nursing here in Australia from early
- 10:37Speaker 5: twenty thirteen to now you're twenty eighteen. I hit a
- 10:41Speaker 5: cross row. I was so stressed out with nursing. I
- 10:45Speaker 5: didn't want to do it anymore. I felt like I
- 10:47Speaker 5: had compassion for tea, but that's all I knew. I
- 10:50Speaker 5: was already doing a senior role, and I decided, before
- 10:54Speaker 5: I go nurs I will restart. And I tried doing
- 10:58Speaker 5: cosmetic nursing, which I hated. I felt like my hands
- 11:02Speaker 5: weren't made for it. So I thought of what do
- 11:06Speaker 5: I really like doing and what dools I know how
- 11:09Speaker 5: to do? And I really liked traveling a lot. At
- 11:12Speaker 5: that time, I was just working and traveling and saving
- 11:15Speaker 5: and yeah, and I just google travel nursing and I
- 11:19Speaker 5: saw this company based in Brisbane. They interviewed me over
- 11:22Speaker 5: the phone, got hired and in two weeks time they
- 11:25Speaker 5: said I was applying to foreigner Queensland. Anyways, I was
- 11:30Speaker 5: doing short term travel nursing at that time, so they
- 11:33Speaker 5: would give me contracts or options where to go and
- 11:36Speaker 5: how long I could be there for. I have options
- 11:39Speaker 5: to extend as well. They paid for my accommodation, my
- 11:42Speaker 5: travel expenses to went from more and the money the
- 11:46Speaker 5: rate is a lot higher than a regular nurse, plus
- 11:49Speaker 5: you get all the penalties. But here twenty twenty one,
- 11:53Speaker 5: I was still with the same company. They actually had
- 11:56Speaker 5: a contract with the government for the COVID search and
- 11:59Speaker 5: emergency to respond and they talked me into moving from
- 12:03Speaker 5: short term to doing the COVID search and that was different,
- 12:08Speaker 5: So the pay was higher than the short term travel nursing.
- 12:12Speaker 5: And then we get to travel Australia for two weeks
- 12:15Speaker 5: to a month in one place and it's all over Australia.
- 12:20Speaker 5: And yeah, still I get paid accommodation travel in the
- 12:24Speaker 5: cost of living allowance as well, plus the penalty plus
- 12:27Speaker 5: super wow. Yeah. I was talking to my colleagues yesterday
- 12:32Speaker 5: and we were talking about this and this is like
- 12:34Speaker 5: the peak of our career. I would never earn this
- 12:37Speaker 5: even if I were as a facility manager and I
- 12:40Speaker 5: have less stress.
- 12:41Speaker 2: Yeah wow. And you get to see all of Australia
- 12:44Speaker 2: and travel and you love that.
- 12:46Speaker 5: And we do have downtime as well, so the constant
- 12:49Speaker 5: stress is not there, like we get down times and
- 12:52Speaker 5: we're able to recuperate and all that. But of course
- 12:55Speaker 5: it has its trade offs.
- 12:56Speaker 2: Yeah wow. So how often are you actually home?
- 13:00Speaker 5: Then that's the truth question, because I don't have a
- 13:05Speaker 5: home base now. So from twenty eighteen, I've given up
- 13:08Speaker 5: my rent, although my sister and father lives in Sydney.
- 13:12Speaker 5: If someone asks me where do you live, I live
- 13:15Speaker 5: where I get sent At the moment, I'm living in
- 13:18Speaker 5: north like Queensland. In last month, I was living in Victoria.
- 13:23Speaker 2: Wow, So do you just live from a suitcase? Because
- 13:28Speaker 2: I could not do that, Like I would get so
- 13:31Speaker 2: stressed being away from home.
- 13:34Speaker 5: I have two suitcases yea, one winter and one summer.
- 13:38Speaker 5: So I left my other suitcase at my sister's place.
- 13:40Speaker 2: Yeah, of course, but now I try.
- 13:42Speaker 5: This with everything in one suitcase, you know, like warm
- 13:45Speaker 5: clothes and stuff. Because with my job, you'll never know.
- 13:48Speaker 5: You'll be in somewhere really hot, and then next thing
- 13:51Speaker 5: you know, you're in Tasmania or you're in Victoria whatsoever.
- 13:54Speaker 4: Yeah, absolutely, especially within two weeks of each other. Like
- 13:59Speaker 4: it's been reason cold in Victoria and then you go
- 14:01Speaker 4: to Queensland and it's like forty degree weather, so like,
- 14:04Speaker 4: oh my gosh, I wouldn't know what to do.
- 14:08Speaker 2: That's actually so cool.
- 14:10Speaker 4: So have you the whole time that you've worked as
- 14:13Speaker 4: a travel nurse always earned between one eighty and two
- 14:17Speaker 4: hundred thousand or is that something that you've kind of
- 14:19Speaker 4: worked up to no.
- 14:22Speaker 5: For financial year twenty twenty two, I earned two hundred
- 14:26Speaker 5: seventeen thousand. Oh my gosh, yeah, because I was doing
- 14:29Speaker 5: a lot of overtimes. Last year I earned one hundred
- 14:32Speaker 5: eighty six, but because I went on a lot of holidays.
- 14:35Speaker 5: Because if we're on our personal leads, we don't get
- 14:37Speaker 5: paid of course. Yeah. Well, prior to the corvid searge,
- 14:41Speaker 5: I was earning maybe around one hundred or the most
- 14:44Speaker 5: one hundred two thousand, but I was doing a lot
- 14:47Speaker 5: of traveling overseas at the time.
- 14:49Speaker 2: Yeah.
- 14:50Speaker 4: Wow, I feel like you're living the dream. Do you
- 14:52Speaker 4: think that that's sustainable? Like will you always be a
- 14:55Speaker 4: travel nurse? Or you said before, I am still single,
- 14:58Speaker 4: Like do you think that you'll find and someone and
- 15:00Speaker 4: settle down and want to, you know, maybe stay in
- 15:02Speaker 4: one place.
- 15:04Speaker 5: Someone's telling me that with this job you won't be
- 15:06Speaker 5: able to find someone. Who take this seriously because I
- 15:10Speaker 5: feel like we're in the transient box. So that actually
- 15:14Speaker 5: motivates me to make the use of my time now
- 15:18Speaker 5: so that i'd be able to have the freedom to
- 15:20Speaker 5: do what I want in the future. Because I know
- 15:23Speaker 5: that I also do want to have a relationship and
- 15:26Speaker 5: maybe a family one day. So I'm not sure if
- 15:29Speaker 5: I want to have this year as my last year
- 15:32Speaker 5: as a travel nurse, but we'll see at the end
- 15:34Speaker 5: of the year. But I won't be definitely doing this forever.
- 15:38Speaker 2: Yeah.
- 15:38Speaker 4: Wow, we know you own three properties and you're about
- 15:42Speaker 4: to buy your fourth. Can you tell me about your
- 15:44Speaker 4: money goals, like what are your big money goals at
- 15:46Speaker 4: the moment?
- 15:47Speaker 2: What are you working towards?
- 15:49Speaker 5: Oh, big money goals? So my short term is to
- 15:51Speaker 5: get the Ford investment property this year and also top
- 15:55Speaker 5: up my super so I could buy my ship investment
- 15:59Speaker 5: property through Super this year as well. That's my short
- 16:02Speaker 5: term money goal, and then my long term money goal
- 16:07Speaker 5: is to be able to live off of the properties
- 16:10Speaker 5: and have you know, more freedom, like not exchange my
- 16:14Speaker 5: time for money anymore, and do different things.
- 16:19Speaker 4: I am shook at how good you are at this,
- 16:21Speaker 4: Like I'm just looking at it, going holy moly, Like
- 16:24Speaker 4: having come from the Philippines, gone through what you've gone
- 16:27Speaker 4: through to now earning what you're earning and knowing how
- 16:30Speaker 4: to invest it. I'm just looking at you, going, holy moly,
- 16:34Speaker 4: you are so good. I have a lot more questions.
- 16:37Speaker 4: Let's go to a really quick break. And on the
- 16:38Speaker 4: other side, I want to know about your investment strategy,
- 16:41Speaker 4: how you got into your first property, and all of
- 16:44Speaker 4: the juicy details around that.
- 16:45Speaker 2: So guys don't go anywhere.
- 16:51Speaker 4: All right, money diarist, you are absolutely killing it, Like
- 16:54Speaker 4: I am so proud of you. We know that you
- 16:57Speaker 4: have three properties and you're about to go onto your
- 16:59Speaker 4: full Then the next question I want to ask is
- 17:01Speaker 4: about investments. So can you take me through the investments.
- 17:05Speaker 2: That you own?
- 17:05Speaker 4: So what properties do you own? Do you have any
- 17:07Speaker 4: other investments? And how on earth did you know how
- 17:10Speaker 4: to do this?
- 17:12Speaker 5: Yes, okay, so my mom talked me into investing properties,
- 17:17Speaker 5: but I was investing in the Philippines. I sold two
- 17:20Speaker 5: properties and bought another two.
- 17:22Speaker 2: Oh, just a property flipper. You just have millions of properties.
- 17:26Speaker 5: No, it's just that I saw it from my mom
- 17:29Speaker 5: like whorich comes to words like she could just sell
- 17:31Speaker 5: property and build my dad out of trouble.
- 17:35Speaker 2: Oh my gosh.
- 17:36Speaker 5: So now the Philippines. I have one property that I
- 17:41Speaker 5: share with my sister and then I've sold one but
- 17:44Speaker 5: she's still paying it off like I sold it to
- 17:46Speaker 5: my sister. The other property, I call it my yolo money.
- 17:50Speaker 2: Your Yolow money.
- 17:52Speaker 5: My Yolow money is the money I got from my
- 17:54Speaker 5: properties from the Philippines.
- 17:55Speaker 4: Okay, well, I wouldn't be looking at it as like
- 17:57Speaker 4: a Yolow money.
- 17:58Speaker 2: I would be looking at as well.
- 18:00Speaker 4: But you know what, whatever's working for you, it's working
- 18:02Speaker 4: for you, beb Yeah.
- 18:04Speaker 5: And then here in Australia, so I've got three properties
- 18:08Speaker 5: one inch long, one in sinside Victoria in Melbourne, which
- 18:13Speaker 5: is just turning over hopefully this month. I was able
- 18:17Speaker 5: to see the inspection when I was there, and then
- 18:19Speaker 5: the third ones in one ray Wa.
- 18:22Speaker 2: Yeah.
- 18:22Speaker 5: So I'm currently working in my court. The pre approval
- 18:26Speaker 5: was already all good to go, and I have my
- 18:29Speaker 5: deposit as well ready, so I'm just waiting for the
- 18:31Speaker 5: right property to be presented to me. And then I've
- 18:35Speaker 5: got one hundred two thousand dollars in Super?
- 18:39Speaker 2: How much in Super? Sorry? Could you repeat that?
- 18:42Speaker 5: One hundred and two?
- 18:43Speaker 2: You were one hundred and two thousand dollars in Super
- 18:45Speaker 2: as well? You are a money queen.
- 18:49Speaker 5: I took some money out as well before I knew
- 18:50Speaker 5: that I shouldn't be taking money out.
- 18:52Speaker 2: Yeah, okay, clearly didn't impact you too negatively.
- 18:57Speaker 5: And then I've got shares as well.
- 18:59Speaker 2: Of course you do. What are they?
- 19:01Speaker 5: I'm not really proud of my shares investing experience, but
- 19:06Speaker 5: I've put one hundred k on shares and thirty thousand
- 19:10Speaker 5: in crypto, and they're very negative at the moment.
- 19:13Speaker 2: Tell me how you picked your shares.
- 19:15Speaker 4: One hundred thousand dollars in shares, You must be a
- 19:19Speaker 4: savings queen to I have a one hundred grand in
- 19:21Speaker 4: super one hundred grand in shares. I mean, I don't
- 19:24Speaker 4: love the crypto, but you get what you get, and
- 19:26Speaker 4: you don't get upset.
- 19:27Speaker 2: You've got so much property.
- 19:29Speaker 5: What? Okay? So before I got into property, I wasn't
- 19:32Speaker 5: too shares. Yeah, And someone introduced me to shares, and
- 19:37Speaker 5: initially I was picking blue chip stock yep. I was
- 19:41Speaker 5: very risk averse. But then I got someone showing me
- 19:44Speaker 5: her portfolio and she was like, you should try penny
- 19:47Speaker 5: stocks because I'm earning so much from it. Yes, I
- 19:50Speaker 5: have a gambling blood.
- 19:51Speaker 4: Yeah, it runs in the family, I get it. Yeah,
- 19:54Speaker 4: but this is way more constructive, Like investing is not gambling,
- 19:58Speaker 4: so like I feel like we're panneling this properly now.
- 20:02Speaker 5: Yeah, But I was more of a gambler. Before when
- 20:04Speaker 5: I was doing shares, I was chasing speculative stocks. I
- 20:08Speaker 5: was going over with the herd and all that. I
- 20:11Speaker 5: was chasing the thrill of, you know, the volatility. And
- 20:17Speaker 5: I'm actually not looking at my shares at the moment
- 20:19Speaker 5: because I'm really not proud of it at the moment.
- 20:22Speaker 5: But I'm holding it as long as possible and hopefully
- 20:26Speaker 5: it turns out well. Like my goal is to maybe
- 20:30Speaker 5: check it one undid years old and see if you know,
- 20:33Speaker 5: I might could retire from that one.
- 20:36Speaker 4: I think with that amount of money in shares and
- 20:39Speaker 4: in crypto, you should be getting some advice to put
- 20:41Speaker 4: it together properly, Like don't.
- 20:43Speaker 2: Bury you ahead until you're fifty. Go get some advice.
- 20:46Speaker 4: Have it all structured properly, like a financial advisor will,
- 20:49Speaker 4: like rebalance your portfolio properly and make sure you're in
- 20:53Speaker 4: the best possible position because that's so much money. No
- 20:56Speaker 4: burying our head in the sand. You're too smart for this.
- 20:59Speaker 5: I was so that when the market dip, I went
- 21:02Speaker 5: into the travel nursing two point zero, so it didn't
- 21:07Speaker 5: really affect me that much because I was earning a
- 21:09Speaker 5: lot of money and I wasn't really spending a lot
- 21:11Speaker 5: because I don't pay rent at all. So I shifted
- 21:15Speaker 5: my focus from shares to property investing. I came across
- 21:19Speaker 5: someone who's got thirteen properties. There are a couple. He
- 21:24Speaker 5: was only thirty seven when he retired, and now it's
- 21:28Speaker 5: just focus into mentoring people and sharing his experience. So
- 21:32Speaker 5: I learned from him, and from then on I was like, Okay,
- 21:35Speaker 5: I probably diversified and put my money into property.
- 21:39Speaker 2: Smart girl us So smart.
- 21:41Speaker 5: My focus now is just property. But I'm hoping once
- 21:44Speaker 5: I get my numbers, I'll go back to shares and
- 21:47Speaker 5: I'll probably focus on blue chip stocks. And you didn't
- 21:51Speaker 5: paying stocks.
- 21:52Speaker 4: So yeah, so smart. I want to know a little
- 21:55Speaker 4: bit more about your properties. So you have properties in Geelong,
- 21:59Speaker 4: Melbourne and Bunbury. And when you say Geelong and Bunbury
- 22:03Speaker 4: to me, as an ex financial advisor, I know that
- 22:07Speaker 4: they are growth suburbs like Geelong and Bunbury have been
- 22:11Speaker 4: pinpointed in my mind for a while. There's lots of them,
- 22:15Speaker 4: but more recently, I feel like a lot of bias
- 22:18Speaker 4: agents and investors are looking in these areas to buy
- 22:21Speaker 4: property because they're basically growth corridors. Have you got a
- 22:24Speaker 4: bias agent? Is someone advising you on where you're purchasing?
- 22:28Speaker 5: I do, so I have to Property Portfolio Partners.
- 22:32Speaker 4: Yeah wow, how did you find them listening to podcasts?
- 22:36Speaker 5: So I got into this company because I have always
- 22:39Speaker 5: been listening to their podcast because I was trying to
- 22:42Speaker 5: learn about property investing. I'm like, I don't really want
- 22:46Speaker 5: to do it myself. I want to utilize someone else's
- 22:50Speaker 5: expertise and make them most sut you.
- 22:53Speaker 4: I was asking because I was like, interesting because those
- 22:57Speaker 4: properties are in locations that I know a growth corridor.
- 23:01Speaker 2: Is like, where are you getting this information from?
- 23:03Speaker 5: That?
- 23:03Speaker 2: Sounds like you've got a bias agent? I love that.
- 23:06Speaker 2: Have your experiences with them been really good?
- 23:09Speaker 5: Yeah, it's been really good. So my first one was
- 23:13Speaker 5: this off the plants, and they do a lot of mentorship.
- 23:16Speaker 5: I've had a really good experience with them. But my
- 23:19Speaker 5: strategy now is going for established properties because I don't
- 23:23Speaker 5: know how long I will be in this job for
- 23:26Speaker 5: and of course my service ability will be infected once
- 23:29Speaker 5: I change jobs. So now that I have this powering
- 23:32Speaker 5: capacity and my income is high, I like you maybe
- 23:36Speaker 5: fast track it. That's why now I'm to establish properties.
- 23:40Speaker 5: So that's why I switched to the other.
- 23:42Speaker 4: Yeah, because you don't have to wait around for the
- 23:44Speaker 4: property to be built and then have to get the
- 23:46Speaker 4: loan at the end.
- 23:47Speaker 2: Like, that's quite smart. Tell me now, how much debt
- 23:51Speaker 2: are you in and what does that look like?
- 23:54Speaker 4: A lot look with nearly four properties, I didn't expect
- 23:57Speaker 4: you to say zero.
- 23:58Speaker 5: Yeah, so my first one, I have five hundred and
- 24:03Speaker 5: seventeen thousand on that and I'm paying at six point
- 24:07Speaker 5: twenty nine percent. But the value of that now is
- 24:10Speaker 5: around six hundred and sixty thousand.
- 24:12Speaker 2: Oh, very nice.
- 24:14Speaker 5: Yeah, and that's renting.
- 24:16Speaker 2: Now, how long have you had that for?
- 24:18Speaker 5: Well, I've been renting it at all almost six year now.
- 24:22Speaker 5: I got it here twenty twenty one. Yep, so I
- 24:24Speaker 5: started my property investing in Journey twenty twenty one.
- 24:27Speaker 2: How much are you renting that property out for?
- 24:30Speaker 5: It's only two thoy twenty six a month. I'm heavily
- 24:34Speaker 5: negatively geared on this one, but I'm actually very excited
- 24:38Speaker 5: from tax return time.
- 24:39Speaker 2: Because yeah, because it will offset your tax. Yeah, yeah, yes,
- 24:43Speaker 2: smart woman.
- 24:43Speaker 4: All right, tell me about property number two.
- 24:47Speaker 5: Property number two, I have a loan of four hundred
- 24:50Speaker 5: forty nine thousand, four one hundred ninety eight at six
- 24:54Speaker 5: point ninety nine percent. I haven't actually checked the valuation
- 24:59Speaker 5: for this one, but when the land settled it was
- 25:01Speaker 5: up forty thousand.
- 25:03Speaker 2: Oh my gosh, how good.
- 25:05Speaker 5: Yeah. I think the comparable sale price is around six
- 25:10Speaker 5: hundred to six hundred fifty k in that area. So
- 25:14Speaker 5: this will settle soon. I'm hoping to get a good
- 25:17Speaker 5: valuation from that one as well.
- 25:19Speaker 2: Is that one layd out?
- 25:20Speaker 5: Oh? This one is almost turnover. I've just been there
- 25:24Speaker 5: for pre inspection last week.
- 25:26Speaker 4: All right, that's what you said before. Yeah, and what
- 25:28Speaker 4: do you think you rented out for?
- 25:30Speaker 5: Hopefully five hundred a week?
- 25:32Speaker 2: Yeah? Cool. And then property number three.
- 25:36Speaker 5: Yeah, that's the Bunbury waah, three hundred thirty seven, nine
- 25:40Speaker 5: hundred fifteen and interest is at six point seventy nine percent.
- 25:45Speaker 5: And I just had a look and the valuation is
- 25:47Speaker 5: four hundred thirty four thousand. Wow, this one's the best one.
- 25:52Speaker 5: I'm renting it out four five hundred a week.
- 25:54Speaker 2: No you're not. That's actually so good.
- 25:59Speaker 4: And so the first property that you mentioned is that Geelong, Yeah, Geelong.
- 26:03Speaker 5: Second is the Inside Melbourne, and then the bundary.
- 26:07Speaker 4: Wa how exciting, and then you've got a plan to
- 26:09Speaker 4: purchase another one later in the year.
- 26:11Speaker 5: Yeah, I'm getting frustrated because so Michael was to get
- 26:14Speaker 5: that property last year for my birthday, so I had
- 26:17Speaker 5: it already, but then they said the stock levels right
- 26:21Speaker 5: now is very low and the competition is really high
- 26:24Speaker 5: because I'm almost a capacity. So I'm like, I really
- 26:28Speaker 5: want to get it over and of it because I
- 26:29Speaker 5: already have the deposits and all that.
- 26:32Speaker 2: Yeah.
- 26:32Speaker 4: Wow, So tell me about your savings habits because I
- 26:36Speaker 4: know you said, oh, I'm a bit of a gambler
- 26:38Speaker 4: in the share market.
- 26:38Speaker 2: Like, you can't be that.
- 26:39Speaker 4: Big of a gambler if you're able to purchase properties, Like,
- 26:43Speaker 4: what do your savings habits look like?
- 26:45Speaker 5: Well, when I was doing shares, I was really really bad.
- 26:49Speaker 5: I would put almost all my pay to shares. I
- 26:52Speaker 5: even got a credit card, but what the credit card
- 26:55Speaker 5: was zero persons interests, but I was using it to
- 27:00Speaker 5: buy shares as well. That's how bad I was. Yeah wow, Yeah,
- 27:04Speaker 5: But then as soon as I decided to go into property,
- 27:08Speaker 5: the savings game has gone up.
- 27:12Speaker 4: A lot of people say that, they say they're not
- 27:15Speaker 4: amazing with money until they have property, which is kind
- 27:18Speaker 4: of like forced savings. But it's like, yeah, a double
- 27:22Speaker 4: edged sword, right, because you have to have some money
- 27:24Speaker 4: to be able to get into property to begin with.
- 27:27Speaker 5: Yeah, you're forcing to a lifestyle, but I don't feel
- 27:31Speaker 5: like I'm actually compromising on my lifestyle because I get
- 27:35Speaker 5: to travel for free. I have like a one bedroom
- 27:38Speaker 5: apartment all to my own for free and all that.
- 27:40Speaker 4: So I love it, And I love your viewpoint. You're
- 27:43Speaker 4: so positive about all of this and you're just killing it.
- 27:46Speaker 4: What do you think your best money habit is?
- 27:48Speaker 5: Of course, I live within my knees.
- 27:50Speaker 2: Yep.
- 27:51Speaker 5: I'm not really big on shopping. I don't like branded stocks,
- 27:54Speaker 5: not that that I have anything against those who likes that,
- 27:58Speaker 5: but I just don't find happiness in that. I'm for experiences, yeah, fair, Yeah,
- 28:03Speaker 5: And I also know a lot of hacks, especially when
- 28:06Speaker 5: it comes to eating out, Like I use apps, it,
- 28:08Speaker 5: club first, table, the fork, anything that you give me
- 28:12Speaker 5: discount because I love eating out.
- 28:15Speaker 4: Yeah, fair, fair, and all of those websites are so
- 28:18Speaker 4: good at giving you a discount when you eat like
- 28:21Speaker 4: it just makes it a no brainer, right, you go?
- 28:23Speaker 2: Why would I go if I'm not getting a discount now.
- 28:26Speaker 5: Yeah, true, true, I love that.
- 28:28Speaker 2: So what do you think your worst money habit is?
- 28:31Speaker 5: Whors money habit? I splurge a lot on my family,
- 28:35Speaker 5: like I would always shout out dinners and all that,
- 28:38Speaker 5: and then I've made them come to Australia a few
- 28:41Speaker 5: times in all expenses staiths.
- 28:44Speaker 2: But I love that you're treating your family because you
- 28:47Speaker 2: love them.
- 28:48Speaker 5: Yeah, but I'm thinking in a financial perspective, my money
- 28:53Speaker 5: could have gone further if I wasn't really splurging a
- 28:57Speaker 5: lot on this. But I don't regret it, like it
- 28:59Speaker 5: makes me happy.
- 29:01Speaker 2: Yeah. And you said that you like experiences over things anyway,
- 29:04Speaker 2: and I'm assuming you would love to experience things with
- 29:06Speaker 2: your family.
- 29:08Speaker 5: True.
- 29:09Speaker 2: I don't think that's about it all.
- 29:10Speaker 4: I really like it, you said at the very start,
- 29:13Speaker 4: and I scoffed at it.
- 29:15Speaker 2: You said, I.
- 29:16Speaker 4: Think my money habits a B plus, and then you
- 29:18Speaker 4: went on to explain that you not only have three properties,
- 29:22Speaker 4: you want four, and you're working towards that. At the
- 29:24Speaker 4: end of the year, you've got one hundred and two
- 29:26Speaker 4: grand in super You've got one hundred grand of shares,
- 29:29Speaker 4: thirty thousand dollars.
- 29:30Speaker 2: Worth of crypto.
- 29:31Speaker 4: You've got all these properties lined up, like you have
- 29:34Speaker 4: your head screwed on and you're so positive.
- 29:37Speaker 2: Why do you think you're a B plus and what
- 29:41Speaker 2: would make you an A plus?
- 29:43Speaker 4: Okay?
- 29:44Speaker 5: The thing is, I have been presented with this great
- 29:48Speaker 5: opportunity to earn money and save money, and I feel
- 29:53Speaker 5: like if I were an A minus or an A plus,
- 29:57Speaker 5: I could you have probably bought more proper.
- 30:01Speaker 4: No, you're way ahead of all of us.
- 30:08Speaker 5: I don't know. That's just what I'm thinking. It's like
- 30:10Speaker 5: I've had a massive opportunity cost loss with my shares
- 30:17Speaker 5: because I wasn't really thinking properly. I was emotionally investing in.
- 30:21Speaker 4: If I wasn't, you were learning, I'm learning, Yeah, give
- 30:25Speaker 4: yourself a little bit more credit. People are listening to
- 30:29Speaker 4: this going, oh my gosh, she's incredible, Like this level
- 30:33Speaker 4: of financial literacy you've given yourself and taught yourself, and
- 30:36Speaker 4: you're still being generous to your family to bring them
- 30:39Speaker 4: over and just give them their best lives. Like, oh
- 30:42Speaker 4: my gosh, you're an A plus to me. Like, I'm
- 30:44Speaker 4: not gonna argue with you if you've got more to achieve.
- 30:46Speaker 4: But at the end of the day. I think you're
- 30:47Speaker 4: so impressive.
- 30:49Speaker 5: I think I consider myself as ape us. If I
- 30:53Speaker 5: no longer trade money with time, like if I have
- 30:57Speaker 5: the financial.
- 30:59Speaker 2: Free, Yeah, that would be very sexy. I like it.
- 31:03Speaker 5: Yeah, my goal is to semi retires forty. I'm not
- 31:06Speaker 5: sure if I'd be able to get it, but yeah,
- 31:10Speaker 5: I think I'm on track.
- 31:11Speaker 4: Oh my gosh, I'm so proud of you, Money Diarist. Unfortunately,
- 31:15Speaker 4: that is all we have time for today. It has
- 31:17Speaker 4: been beautiful getting to know you and learning a bit
- 31:20Speaker 4: more about your story, and you've been so generous with
- 31:22Speaker 4: your time, but also just how open you've been.
- 31:25Speaker 2: Thank you so much for sharing.
- 31:28Speaker 5: Oh, thank you so much. Like you've been a great
- 31:30Speaker 5: instrument to this. I've been listening to your podcast and
- 31:33Speaker 5: I've read your books, and yeah.
- 31:35Speaker 2: You are so kind. Oh my gosh, I love it.
- 31:39Speaker 2: Thank you, I really appreciate it.
- 31:41Speaker 5: Thank you for having me.
