- 0:10SPEAKER_01: We're gonna talk about keywords and searches.
- 0:14SPEAKER_01: Megan.
- 0:16SPEAKER_01: Hello.
- 0:16SPEAKER_01: Hello.
- 0:17SPEAKER_01: Real estate has released some keywords that normally people search for, right?
- 0:22SPEAKER_01: Yes.
- 0:22SPEAKER_00: Yes.
- 0:23SPEAKER_01: Quick disclaimer people usually now use ChatGPT or Claude to do a bit of research for them.
- 0:29SPEAKER_01: But these are the keywords that they would have used on the website.
- 0:32SPEAKER_00: Yes, it's quite interesting because realestate.co.nz is one of the biggest platforms apart from trade me.
- 0:38SPEAKER_00: And we like to track what the keywords are because when we're writing ads, I mean sometimes we use a bit of AI assistance to write ads, but you know, the human touch and making sure those keywords always are in there.
- 0:51SPEAKER_00: If they're honest and truthful, like ocean views, you're gonna actually have an ocean view.
- 0:56SPEAKER_00: Um we just want to make sure that we are doing everything humanly possible to make sure that these ads for our clients are being looked at.
- 1:04SPEAKER_00: But we understand that most people would use a price search or number of bedroom search or other things that would be important, like maybe garage.
- 1:14SPEAKER_00: But yeah, when we're writing the ads, we have a look at these.
- 1:17SPEAKER_00: So one of the most searched words for last month, and we're in October now, so that would have been September, was Otaki.
- 1:27SPEAKER_00: Isn't that interesting?
- 1:29SPEAKER_00: I don't actually sell houses in Otaki, so go for it.
- 1:32SPEAKER_00: Go up there.
- 1:34SPEAKER_00: Yeah, it's quite interesting.
- 1:35SPEAKER_00: Otaki is part of Carpany and and their team is part of our team as well.
- 1:40SPEAKER_00: Um so yeah, we are noticing a trend sometimes with people who are downsizing.
- 1:45SPEAKER_00: They'll downsize here and then they'll downsize further up in Otaki.
- 1:48SPEAKER_00: So possibly some downsizers have been searching this website.
- 1:52SPEAKER_00: So you reckon Otaki is the place to be?
- 1:54SPEAKER_00: Yeah, it can be for retirees.
- 1:57SPEAKER_00: It's getting a little bit more popular.
- 1:59SPEAKER_01: I think it's getting popular with families as well.
- 2:02SPEAKER_00: There's a lot of value to be had up there.
- 2:04SPEAKER_00: Yeah, yeah.
- 2:04SPEAKER_01: Parents running around kicking a ball.
- 2:06SPEAKER_00: I just I don't sell up there.
- 2:08SPEAKER_00: So, you know, I'm like, is it does it exist?
- 2:11SPEAKER_00: I don't know.
- 2:12SPEAKER_00: Yeah, so no, lots of people are moving to OTECI.
- 2:16SPEAKER_00: The other most key searched keyword was development, which I was actually really surprised about.
- 2:23SPEAKER_01: Interesting.
- 2:23SPEAKER_01: So do you think it's people that want to buy a development?
- 2:28SPEAKER_00: Or is it people looking to develop, possibly?
- 2:33SPEAKER_00: Yeah.
- 2:33SPEAKER_00: We don't deal with a whole lot of developers in the last sort of three or so years.
- 2:39SPEAKER_00: It's any kind of development has usually been mum or dad type developers.
- 2:44SPEAKER_00: But then there's a lot of development going on around Carpenter as well, with people building townhouses and people have opinions on whether they're pro-townhouses or not, but they certainly people people live in them.
- 2:57SPEAKER_00: So the other ones are quite cute.
- 3:00SPEAKER_00: Fruit garden.
- 3:02SPEAKER_00: Fruit garden.
- 3:03SPEAKER_00: Fruit garden, not like veggie garden, which is you what you would normally expect.
- 3:07SPEAKER_00: Fruit specifically.
- 3:09SPEAKER_01: Interesting.
- 3:10SPEAKER_01: You know, every house I bought, we always planted trees.
- 3:13SPEAKER_01: Yeah.
- 3:13SPEAKER_01: And looking back, I'm like, man, the amount of you know money we spent on those trees.
- 3:19SPEAKER_01: Yeah.
- 3:19SPEAKER_01: And it takes years for them to develop.
- 3:21SPEAKER_01: Yeah.
- 3:22SPEAKER_01: So yeah, that kind of makes sense.
- 3:23SPEAKER_01: You know, you want to buy something that already has a beautiful developed fruit tree.
- 3:28SPEAKER_00: Yeah.
- 3:28SPEAKER_00: Well, I've just planted Fiji's about two years ago.
- 3:31SPEAKER_00: I've got about three Fiji's of my little trees.
- 3:34SPEAKER_00: One of them hasn't even fruited yet, but fruit garden sounds quite nice.
- 3:39SPEAKER_00: Fruit garden.
- 3:40SPEAKER_00: Okay.
- 3:41SPEAKER_00: All right.
- 3:41SPEAKER_00: The other one was Why Canai.
- 3:44SPEAKER_00: No surprise to you, I'm sure.
- 3:46SPEAKER_00: And very varying ways of spelling Why can I?
- 3:50SPEAKER_00: One person put in Well Canny.
- 3:53SPEAKER_01: Wow.
- 3:53SPEAKER_00: Yeah, but I mean you can look at it and go, oh, they probably mean why can I?
- 3:57SPEAKER_00: Yeah, so Waikani is still a booming suburb.
- 4:00SPEAKER_00: And yeah, people want to move here.
- 4:03SPEAKER_01: Yep.
- 4:04SPEAKER_01: Another place to be.
- 4:05SPEAKER_00: Yep, definitely.
- 4:06SPEAKER_00: And what else is there?
- 4:08SPEAKER_00: Yeah, we've got brick and tile, which in previous times that I've looked at this, brick and tile has been higher on the search criteria.
- 4:16SPEAKER_00: So it is if you've got a brick and tile, call me.
- 4:19SPEAKER_00: I want to sell it for you.
- 4:21SPEAKER_00: It's a really popular cladding.
- 4:23SPEAKER_01: I love those because I always say to my clients, if it's brick and tile, go for it.
- 4:26SPEAKER_00: Yep, absolutely.
- 4:27SPEAKER_00: I was talking to some of my friends the other day.
- 4:30SPEAKER_00: They've just got their pre-approval.
- 4:32SPEAKER_00: Thank you very much.
- 4:33SPEAKER_00: And they were saying, Oh, I've just been to this brick and tile house, but it's really dated inside.
- 4:38SPEAKER_00: And I said, I don't even need to see the files, just buy it.
- 4:41SPEAKER_00: This was my friendship advice disclaimer.
- 4:44SPEAKER_00: I did not say this as an agent.
- 4:46SPEAKER_00: It wasn't my listing.
- 4:47SPEAKER_00: But I said, you know, brick and tile.
- 4:49SPEAKER_00: You can't go wrong.
- 4:50SPEAKER_00: You can't really go wrong.
- 4:51SPEAKER_00: You know you're going to replace the carpets and paint and stuff, but it's it's one of the most popular claddings at time of resale as well.
- 4:59SPEAKER_00: Yeah.
- 4:59SPEAKER_00: So it just holds value.
- 5:01SPEAKER_00: Other, other the next one was quite surprising.
- 5:05SPEAKER_00: Wheelchair.
- 5:07SPEAKER_00: So they must mean like wheelchair accessible properties.
- 5:10SPEAKER_00: Yeah.
- 5:11SPEAKER_00: And the one after that was single level.
- 5:13SPEAKER_00: So maybe they go hand in hand.
- 5:16SPEAKER_00: We're dealing with a lot of people who are trying to talk about future proofing at the moment.
- 5:20SPEAKER_00: People even in their 50s are thinking about the concept of a forever home and like wanting single level and thinking I'd like to stay here for 30 years.
- 5:32SPEAKER_00: So maybe there's been like more people who were thinking about wheelchair accessibility and putting that into searches.
- 5:41SPEAKER_00: So if we have wheelchair accessible properties, we need to make sure that we put that into the keywords.
- 5:48SPEAKER_00: The one after that was Raumassy.
- 5:50SPEAKER_00: No surprise.
- 5:51SPEAKER_00: Again, really popular suburb.
- 5:53SPEAKER_00: They haven't specified beach or south or whatever.
- 5:56SPEAKER_00: They just put in Raumassy.
- 5:58SPEAKER_00: And then we've got private sheltered.
- 6:03SPEAKER_00: Private sheltered orchard fruit tree.
- 6:06SPEAKER_00: And that was the second to least popular search.
- 6:09SPEAKER_00: But four people have searched this, and I'm just wondering, was it the same buyer each time?
- 6:14SPEAKER_00: And did they type this each time?
- 6:17SPEAKER_00: Private sheltered orchard fruit tree.
- 6:20SPEAKER_00: Wow.
- 6:22SPEAKER_00: So that fruit tree concept seems to be coming back.
- 6:25SPEAKER_00: It was interesting because we went to a seminar that was put on by Trade Me a few months back, and they said with all the uncertainty internationally and the elections and everything, people will be hunkering down and going for like homely things that are self-sufficient, like solar panels, wood burners, food growing.
- 6:45SPEAKER_00: And it's interesting to see two references to that in the keyword searches.
- 6:49SPEAKER_01: I was actually gonna say that as well.
- 6:51SPEAKER_01: And look, I didn't go to that conference or anything, but I feel the same.
- 6:55SPEAKER_01: I feel like a lot of clients I'm dealing with, and it was bizarre because over the last months I suddenly had inquiries around rural land.
- 7:03SPEAKER_01: Yeah.
- 7:03SPEAKER_01: You know, everyone wants to be self-sufficient, everyone wants to grow their own things, and I think it's purely cost of living is going up.
- 7:11SPEAKER_01: Yes, it is.
- 7:12SPEAKER_01: So people are finding ways of how they can save money and still have a nutritionally balanced diet and be self-sufficient.
- 7:20SPEAKER_01: Yeah.
- 7:21SPEAKER_00: It's kind of like COVID, like everyone started making bread.
- 7:24SPEAKER_00: Like, when was the last time you made bread?
- 7:26SPEAKER_00: For me, it's been quite a while, but I was making bread, I was making scones, and I was growing stuff in my garden.
- 7:32SPEAKER_00: And like I think I think we tend to do that as humans when the world feels a bit scary or unpredictable.
- 7:38SPEAKER_00: We just kind of hunker down at home and and do these things that make us feel good.
- 7:44SPEAKER_00: Yeah.
- 7:44SPEAKER_00: Yeah.
- 7:45SPEAKER_00: Okay.
- 7:45SPEAKER_00: Well that's I like the idea of a fruit orchard.
- 7:48SPEAKER_00: The last one was single level but without a capital S.
- 7:51SPEAKER_00: So it's very important to some people to have single level.
- 7:56SPEAKER_00: And people have I love this report.
- 7:59SPEAKER_00: It's beautiful.
- 7:59SPEAKER_00: It's got a capital S for single level, which is the more popular search or the lowercase S.
- 8:05SPEAKER_00: You're killing me.
- 8:06SPEAKER_01: You're absolutely killing me, Megan.
- 8:09SPEAKER_00: Sorry.
- 8:10SPEAKER_01: I love it.
- 8:10SPEAKER_00: So that's our list.
- 8:12SPEAKER_00: Ten most searched words.
- 8:14SPEAKER_01: But that's fascinating, I guess, for people to know that we look at these things, right?
- 8:17SPEAKER_01: You look at this thing.
- 8:18SPEAKER_01: So when you are going to talk to the vendors, you you're well informed.
- 8:23SPEAKER_01: You know how to build a whole campaign around purchase, they're selling, etc.
- 8:27SPEAKER_01: So for those that are listening, looking to sell the house soon, ask ask your real estate agent.
- 8:32SPEAKER_00: What are the top 10 searched words?
- 8:33SPEAKER_00: I mean, we've had C Views before, that's not on the list.
- 8:36SPEAKER_00: We've had Garage, which is not on the list.
- 8:38SPEAKER_00: We've had Sparple, which is not on the list at the moment.
- 8:41SPEAKER_00: So it changes from month to month what people care about and what people look for.
- 8:46SPEAKER_01: Beautiful.
- 8:47SPEAKER_00: Thank you so much, Megan.
- 8:48SPEAKER_00: Thank you.
- 8:48SPEAKER_00: See you next time.
