Latest / STR Unpacked / London's 21 Million Guest Nights And Why the Growth Isn't Where You Think
Transcript
- Ben: Good morning and welcome to your short term rental bulletin on the 10th of July. So, some good news to end the week. Britain's short term rental market is still growing and the growth is heading your way, I hope. New figures out this week show London's holiday lights hosted over twenty one million guest nights in twenty twenty five, and that's up six percent year on year across roughly eighty thousand listings on Airbnb and Booking dot com. But I think the real story is where it's growing. So the outer borrowers like Croydon and Harrow are up nearly 20% as guests trade zone one prices for space and value. And it mirrors the wider European picture. Eurostat reported this week that the EU shortlet stays rose nine point seven percent in the first quarter with every single member state growing. So why does this actually matter to you? Central London is a saturated and compliance heavy. The demand curve is shifting to secondary locations, lower acquisition costs, thinner composition, and better yields. So the one to watch out, I think, is the pressure for mandatory UK registration scheme is building. We know that, we've covered this before. So now is a time, I think, really to look at keeping that 90-day compliance as tight as possible. The demand is decentralizing. The smart money follows the guests out of zone one. Thank you so much for watching. Have a great weekend and I'll see you Monday.
