Transcript
- 0:00Hey, it's Jeff Zimper host of the mortgage marketing ratio podcast.
- 0:09Thanks for tuning into today's episode.
- 0:11We've got to go run for you.
- 0:13Before we get to that, want to remind you you've tuned in here because this is the place
- 0:16that we help loan officers get more agent referrals so you can become the go to lender in your
- 0:22local market.
- 0:23What we're doing is helping to change the narrative and help you to leapfrog the usual
- 0:28stages of loan officer, which is solicitor, inventor to becoming partner in peer, helping
- 0:34agents solve problems.
- 0:36How do we do that?
- 0:37We help you implement a proven system for attracting versus chasing agents, closing
- 0:42more loans without having a call call agents pay for leads or ever wonder where your next
- 0:46deal is coming from.
- 0:47You can learn more about that at the mortgage marketing pro membership mortgage marketing
- 0:51.pro.
- 0:52That's what we do.
- 0:53Today, we're going to be bringing to you highlighting one of our special guests who is Carmella
- 0:59McGonagall and she is a mortgage branch manager out of the Pennsylvania area and she is a mortgage
- 1:06marketing pro member in her local market leading with education teaching agent classes.
- 1:11And I'm bringing this to you because more and more people are reaching out to me over social
- 1:14media and they're booking a phone call with me to learn more about our platform and how
- 1:18we do what we do.
- 1:19And I figured, look, you've heard the case study from Chris Cogill.
- 1:22Perhaps heard the podcast episode with Glenda White, right?
- 1:25And so you heard these results, Chris Cogill, 36 million in 2022, Glenda White, doubled
- 1:31their business.
- 1:32And now I bring you another one with Carmella where she's unpacking how teaching agent classes
- 1:37have impacted her business in terms of creating more awareness, more engagement and conversations
- 1:42and ultimately more closed deals and more income for her.
- 1:46And she's going to kind of unpack her experience and working with us in doing that over the
- 1:50last year roughly.
- 1:51So if you like what you hear and you want to check out more, you know what to do, book
- 1:56a phone call with me, go to mortgagemarketing.pro to check it out.
- 2:00So let's get into this week's, you know, I want to start with, yeah, like, you know, if
- 2:05you go back to how you got connected to me, what was for it, you know, the challenge
- 2:12or problem that you were facing that led you to think us out.
- 2:18Yeah.
- 2:18So I was trying to think of that when I originally, originally started listening to your podcast.
- 2:23So I think it was, I don't know, time goes super fast.
- 2:27But we like four or five years ago, yeah.
- 2:32So the previous company that I worked for, she, the CEO was a big fan of you.
- 2:38And in one of our sales meetings, she said, you know, you got to listen to the sky.
- 2:42You know, you can definitely get some takeaways and I don't even know what a podcast was.
- 2:48I was like, okay, it's like automatically on my iPhone.
- 2:52So I'm like, all right, I'll start listening.
- 2:54And I had, you know, a 35, 40 minute ride to work every day.
- 2:58So I will put you on instead of, you know, the radio.
- 3:02But I instantly like started taking away things, you know, as far as, you know, guests
- 3:08you had on there that maybe had a cool idea, you know, how to send out, you know,
- 3:13certain marketing things or divorce lending or, you know, just certain things to be different
- 3:20than somebody else.
- 3:21So I listened to you for a while and you did talk about the agent classes.
- 3:27And at the time I was in house with another, actually, two other mortgage companies in there.
- 3:33But they had 300 summer realtors, really no support kind of were all over the place.
- 3:40So when I was trying to have my classes, it was, well, we don't want to get the other people upset
- 3:46or we don't want to, you know, cater to you and tell people to go to your classes
- 3:52when there's two other mortgage companies in here.
- 3:54I'm like, well, they're not doing the classes.
- 3:57So long story short, I no longer was with that company.
- 4:00And I started with advisors mortgage about five years ago.
- 4:04And I was just like, I'm going to do these classes like I just kept saying.
- 4:08And it's in my head.
- 4:09And now it's, you know, 10 months later and COVID hit.
- 4:15So I was like, so I'm more of a in person person than zoom and all that.
- 4:22I'm not super techy, but I tried it.
- 4:26When you posted the one about 10 ways to get more listings, I promoted it.
- 4:32I did the whole thing.
- 4:33I practiced and practiced and thought I had a down pat.
- 4:37And I had the class and it was pretty decent turnout.
- 4:40I actually had like maybe 13 people.
- 4:43And it's awesome.
- 4:44We have so much fun and it's my new like favorite thing.
- 4:50I really look forward to my classes as much as now my agents do.
- 4:53So what made you decide to start doing agent class?
- 4:57Because you've been in the business now all 22 years, 22 years.
- 5:02Yeah.
- 5:03And so three years and then I went into sales after that.
- 5:09Yeah.
- 5:09So what for you?
- 5:10Why did the like the light bulb or something go off about agent classes?
- 5:14I think it's when I was just listening to your podcast.
- 5:17And I was just listening to, you know, the success stories.
- 5:22And I just wanted to be different.
- 5:24I wanted to do something where I consistently can do it and make,
- 5:29build the relationships with these agents.
- 5:31And I just needed to start doing it.
- 5:33And that was my biggest like, I was nervous or I, you know, if I was going to
- 5:39mess up and then, you know, just hearing everybody else in the group.
- 5:42It just really made me feel a little bit more at ease,
- 5:46because they were messing up too or we're not really noticed.
- 5:51You know, it was just like, I was going to say that, but I'm glad you said it.
- 5:55Because every else is messing up too.
- 5:56And we just go on.
- 5:59Did you choose to do classes for a biz dev reason?
- 6:03Meaning, you know, adding loan production or relationships,
- 6:07were you looking to grow your full partners?
- 6:11Yeah, I guess kind of both because I was building a team as well.
- 6:15So I wanted, of course, to bring in more business.
- 6:18So I could share it with my team and show them, you know,
- 6:23how I'm being successful with it.
- 6:24And maybe they can start having, you know, branch off and having their own.
- 6:31But definitely I wanted something where I can strengthen the relationships with
- 6:34agents that I did know.
- 6:36So then what do you think teaching the classes has done for you, right?
- 6:41To help you become better known or grow production?
- 6:45You know, definitely better known my win of the week.
- 6:48I was going to post this week was
- 6:52woman, Robin camera, huge agent, probably has three or four agents on her team.
- 6:59Been doing it for 40 years.
- 7:01Her son is actually a loan officer who I tried to recruit at one point, but,
- 7:06you know, he's doing his own thing.
- 7:08But I've been inviting her and her team to my classes and they're in my Q and A group,
- 7:16my Facebook page.
- 7:17And I see that they're seeing everything and they do reach out here and there,
- 7:21but they haven't come to any of my classes.
- 7:24So I ran into them at a networking event last week.
- 7:27And when I was leaving, she pulled me aside, she's like, no, no, come here.
- 7:31She's like, um, we want to take you out to dinner.
- 7:35And we want to know this chat thing, like this chat class you had.
- 7:39We don't know what it is.
- 7:40And everyone keeps talking about it.
- 7:42And oh my god, you had to go to check Kermel's chat class.
- 7:44And like, they weren't even saying it, right?
- 7:46Right.
- 7:48She's like, but don't tell my son, yeah, without anything.
- 7:50She's like, I have two more agents coming on the word.
- 7:53Like, it's going to be like five of us.
- 7:54Is that cool?
- 7:55I'm like, yeah, great.
- 7:57So we have dinner set for next week.
- 7:59She's like, well, yeah, dinner.
- 8:01And yeah, so that was like really cool.
- 8:03Like, even though I knew her and she knew me, she, I mean, there was never.
- 8:09You know, even when I was inviting her to the classes, I was like, she'll never come.
- 8:13She'll never come.
- 8:13But that's like very exciting.
- 8:18Can you attribute this?
- 8:20I know this is one of those self-serving questions.
- 8:21So I apologize, but can you attribute actual loan referrals, you know,
- 8:29relationships and all that dotted line, let's say versus, you know, dotted line
- 8:33to the classes you've been doing.
- 8:35How much more business I've been getting?
- 8:37Yeah, I mean, can you quantify that at all?
- 8:39In any way, or does that happen post class, you know, people are like, oh,
- 8:43I have somebody to send you.
- 8:45Yep, every class, every class someone saying, I just gave your number to somebody
- 8:51or, you know, they're handing me the person's name and number to call.
- 8:55So every single class, I have at least one.
- 8:58What were you doing before hand to, you know, prospect agents?
- 9:06If I can ask that, yeah.
- 9:07Yeah, just kind of pretty much trying to do, like, networking events or do, like,
- 9:13some co-marketing stuff with them.
- 9:16I'd sit in on their open houses, did a lot of bridal expos.
- 9:22That was my other one of my things with them.
- 9:27You know, how do you compare of all the things you've done and, you know, are doing
- 9:30bridal expos.
- 9:31I know it's a win for you, but other types of, you know, networking, whatever,
- 9:36don't try to broker previews, open houses, whatever.
- 9:38Like, can you compare that versus using classes as a platform to get in front of agents?
- 9:45Yeah, classes is definitely more effective.
- 9:50I mean, I just feel like I'm now building a brand for myself, throw it, honestly.
- 9:56Like, I'm the girl that has the real estate agent classes every month.
- 9:59And now it's been like 10 months that I've been doing them and I love it.
- 10:05Like, I enjoy it.
- 10:06I, you know, the agents, like, don't even, some of the agents like it because they're
- 10:12meeting other agents that are in their office that they never say.
- 10:16Oh, you know, I know you from Facebook, you know, it's kind of like a meet and
- 10:19greet for them as well.
- 10:20So they kind of make it more fun that way.
- 10:26But yeah, it's just been more, you know, just solidifying those relationships
- 10:31and just like, I feel more, I don't know how to say it like,
- 10:38it's not that I'm intimidated by some of the agents, but you know,
- 10:41it's intimidating like the business, you know, and stuff like that.
- 10:44And now I feel more like the one being intimidated, like the kind of thing.
- 10:48Right.
- 10:49You know what I mean?
- 10:49Like, I don't know how like the roles are kind of reversing that, you know, you're
- 10:54right, there are starting now to come to me.
- 10:56And it's like, do you have enough room in your class?
- 10:58Like I'm trying to make it more like we got a register now because the seats are
- 11:02filling up.
- 11:02Like they're calling me the night before.
- 11:04Like I didn't register, but, you know, is there another sponsor?
- 11:07Yeah, sure.
- 11:08Can I bring my dog?
- 11:09You know, like I had that one before like store, bring your dog as long as,
- 11:13yeah, exactly.
- 11:17I've had agents that have, you know, mastermind groups.
- 11:21And the guy, I know the guy very well who leads it.
- 11:25And he called me one day and was like, you know, I just want you to know,
- 11:30I really like what you're doing, like what the class is, everything.
- 11:32But um, your one class is the same time as our mastermind class.
- 11:38And I was like, all right, I thought he was going to ask me to change it.
- 11:41Like that's the kind of guy he is.
- 11:43He's like, so we're going to go to your class instead.
- 11:45And I was like, okay, he's like, I think I just about the Google, my business page.
- 11:51Yeah, do you do yours on the same, same day and time every month?
- 11:55I do the first Wednesday of every month, same time, yeah.
- 11:59Okay.
- 11:59You think that's helped in kind of becoming a thing, right?
- 12:02I think so.
- 12:04Right.
- 12:05Do you have a private Facebook group of agents?
- 12:07I do.
- 12:09How many is in that roughly?
- 12:11So I have a hundred and sorry, three now.
- 12:13Right.
- 12:13And so is that a source of engagement for you as well?
- 12:17Yeah.
- 12:18Okay.
- 12:19I like that like, you know, I would say before they might not always like or comment,
- 12:23but they're watching, you know, so I can see how many, I can see who's seen my posts.
- 12:31Are you doing anything with your class content in there?
- 12:36Yeah, like I would say, um, you know, if you missed my class and then I'd set, you know,
- 12:41for example, the Google checklist.
- 12:44And you know, I missed my class and, you know, whatever we gave out these Google
- 12:49checklists to get you started.
- 12:51If you're interested in a copy of the checklist, like, I don't give it right there.
- 12:56You know, inbox me or give me a call, a little chat and would you, how would you rate your
- 13:02investment or how do you feel about like, you know, your participation in our, in our platform
- 13:07in terms of value to your business?
- 13:09Yeah.
- 13:10100% seriously.
- 13:12Like I, like when I say it's like my new addiction, it really is.
- 13:16I get excited.
- 13:17I want to post it.
- 13:18I can't wait to see how many people are coming.
- 13:20I like the feedback.
- 13:23It's giving me more confidence with talking with these agents.
- 13:27And like I said, I feel like the role has been reversed after years of just trying to
- 13:32like, piss ass or do it, you know, I can kind of like relax from it.
- 13:37You know, they're the ones like, you know, can we come to your class or can you meet us
- 13:42for dinner?
- 13:43Can you come to my sales meeting with my team or, you know, like they're reaching out,
- 13:48whereas like, sure, sure, you know, like any time or, and I even ask them, like, what
- 13:53more did you want to know about this?
- 13:55They're like, no, this is perfect.
- 13:56This is exactly, you know, this is great.
- 13:59So I thank you because and the group, because like when I have those days where I do get
- 14:06frustrated, I don't feel like I'm doing it right or something, like, it's just another
- 14:12boost of confidence that just keep doing it, keep doing it.
- 14:16And this really is the only thing that I've been super consistent with in a very long
- 14:21time.
- 14:22Like using my divorce thing, like I got certified as a divorce lender five years ago.
- 14:27And I did it for a little bit.
- 14:29And then I got busy and I stopped and this and that, like, this is something like where
- 14:33I'm not, like, it's just going too good that I can't not do it.
- 14:39All right.
- 14:40Well, look at, I know you're busy.
- 14:41I've kept you six minutes past.
- 14:42I'm grateful for your time and I'm also grateful for your participation in our group.
- 14:46You are always a positive spirit and a positive tone that comes in.
- 14:51You've always got something good to share for a win of the week, even though we all face
- 14:55challenges every single week.
- 14:56So I can't thank you in that for being part of our group.
- 14:59No, I'm very appreciative.
- 15:00I thank you.
