- 0:00SPEAKER_00: So we're closing out 2025, and on a lot of people's mind is whether they should sell more earlier next year or later.
- 0:07SPEAKER_00: And a lot of people that are positioning themselves, they're thinking, okay, March is going to be the sweet spot.
- 0:12SPEAKER_00: We'll get right to mid-March and we'll get the house listed for sale.
- 0:15SPEAKER_00: The issue with that is going to be the amount of competition you have.
- 0:18SPEAKER_00: When there's a lot of competition, of course, properties, if if the market's inundated and without that adequate buyer drive, because of interest rates being so high, you're going to now be in competition with a lot of other people that you wouldn't originally have been in competition with if you might have listed a little bit early.
- 0:36SPEAKER_00: So when I'm talking to my agents, the ones that I refer to people from Santa ClaritaOpenhouses.com, one of the tactics that we talk about is listing a little bit earlier.
- 0:46SPEAKER_00: Maybe start that prep for the residence after Christmas, that last week, getting everything cleaned up, taking care of it, getting the tree taken down, getting the lights taken off, and then starting on your process of preparing that house and having it hit that market mid-January of the following year.
- 1:02SPEAKER_00: That's usually a very good time because there's a lot less competition.
- 1:06SPEAKER_00: Everybody's getting prepared to march for March, but buyers are actually starting to look sometime in December.
- 1:12SPEAKER_00: So now they see your market, your house come on the market.
- 1:16SPEAKER_00: They understand that that might be V1 and they have less competition.
- 1:20SPEAKER_00: They can go in, they can give you a nice solid offer and something that you're happy with, and you can deal with it without having the buyer maybe switch tracks or see something else shiny out there and jump ship and go move on to another property while they're in escrow with yours.
- 1:35SPEAKER_00: So there's a few different reasons here.
- 1:38SPEAKER_00: What you want to do when you are interviewing agents, even the agent I'm referring you to, you want to talk about their strategy.
- 1:45SPEAKER_00: You want to talk about the days on market time frames in the current market and then look at those different dynamics.
- 1:50SPEAKER_00: It seems like properties January, February, could sell at a higher premium depending on the amount of inventory that pops on March and April.
- 1:59SPEAKER_00: So maybe you can be ahead of the curve.
- 2:01SPEAKER_00: Maybe you can make 2026 your time to sell and move, upsize, downsize, or whatever it may be.
- 2:07SPEAKER_00: You can go find your best agent after you have a conversation with me at Santa ClaritaOpenhouses.com.
- 2:14SPEAKER_00: I want you to be safe.
- 2:16SPEAKER_00: I want you to be provided for, and I want you to have somebody that you can trust, vetted by a locally sourced organic realtor.
- 2:24SPEAKER_00: That would be me.
- 2:25SPEAKER_00: I hope you're well.
