Transcript
- 0:00SPEAKER_00: Today we're talking with an agent in Queen Creek, Arizona who's getting 35 leads per day from social media.
- 0:06SPEAKER_00: And she's gonna break down exactly how she's doing it, what type of post she's doing, what her follow-up system looks like to make sure she turns all these hand raisers into conversations and hopefully appointments.
- 0:17SPEAKER_00: We have Jesse V on the show to break it all down.
- 0:20SPEAKER_00: Let's go.
- 0:21SPEAKER_01: The massive agent podcast with lead generation tips and strategies to get you more leads and sell more homes.
- 0:29SPEAKER_02: I love to buy houses, I like to sell houses.
- 0:34SPEAKER_01: Wait a minute.
- 0:36SPEAKER_01: Leads a week.
- 0:38SPEAKER_01: I've had better.
- 0:40SPEAKER_01: Oh, have I got your attention now?
- 0:43SPEAKER_01: Here's your host, Dustin Brome.
- 0:47SPEAKER_00: What is up, guys?
- 0:48SPEAKER_00: Welcome back to the Massive Agent Podcast, episode 392.
- 0:53SPEAKER_00: I am your host, Dustin Brome, here in Salt Lake City, Utah.
- 0:56SPEAKER_00: Today I have a treat for you.
- 0:58SPEAKER_00: If you liked last week's episode, today's kind of it it's a totally different way of doing kind of the same approach.
- 1:05SPEAKER_00: Um, not using AI in a completely different way, in a community-building way, I think you'll see that there's some major differences.
- 1:11SPEAKER_00: Um but they they post the same types of things, just implemented a completely different way.
- 1:17SPEAKER_00: So if you haven't heard last week's episode yet, episode 391 with Josh Rogers, uh, do that after this.
- 1:23SPEAKER_00: But this is just a different approach because not everyone wants to do a full AI system and all that stuff.
- 1:28SPEAKER_00: But we have Jesse V on the podcast today.
- 1:31SPEAKER_00: Jesse V is an agent in the Queen Creek, Arizona, Gilbert, Arizona area.
- 1:36SPEAKER_00: She's a community builder, she's a realtor and content creator.
- 1:40SPEAKER_00: She's uh she calls herself a master connector of people.
- 1:43SPEAKER_00: And I think you'll see once you once you hear the type of content she's doing and then see some of her videos, you'll see exactly what I mean by that.
- 1:50SPEAKER_00: Right now, she's getting a ton of conversations from social, from her Instagram, from Facebook, from TikTok, I think YouTube as well.
- 1:58SPEAKER_00: She has an email uh nurture plan.
- 2:01SPEAKER_00: She's gonna break it all down.
- 2:03SPEAKER_00: This is actually really, really cool because she has she's figured it out like over a lot of doing it wrong, a lot of like you know, just kind of going through the motions, trying to figure out what to do.
- 2:14SPEAKER_00: She figured this out and she's gonna break it down for you so you don't have to spend years trying to figure it out yourself.
- 2:20SPEAKER_00: She's just gonna tell you how to do it, and then you can watch her and you know, recreate um and do your own version.
- 2:26SPEAKER_00: So uh let's get into it right now with Jessie V.
- 2:29SPEAKER_00: She where she breaks down her 35 leads a day for Instagram.
- 2:33SPEAKER_00: Let's go.
- 2:34SPEAKER_00: All right, guys, I'm here with Jessie V, who is getting what, 35 leads a day from your social media.
- 2:40SPEAKER_00: How in the hell is that even possible?
- 2:42SPEAKER_00: Talk to us about how that's happening.
- 2:45SPEAKER_02: Um, you know what?
- 2:46SPEAKER_02: I uh started posting valuable, straight and direct information that my local audience really wanted to know.
- 2:53SPEAKER_02: So um as I started growing my audience, people just started clicking and watching, and uh, leads started flowing in because I'm giving them the valuable information that my community really just wants to know.
- 3:06SPEAKER_02: And they are tuning in and giving me their info, so it's working.
- 3:12SPEAKER_00: So this is happening, and you're you're not posting just pictures of houses.
- 3:16SPEAKER_00: You're not just taking your open house flyers and putting them on Instagram.
- 3:20SPEAKER_00: That's not what's working.
- 3:21SPEAKER_00: Tell us what is like what does your content look like right now that's that your local community is eating up?
- 3:28SPEAKER_02: You'll rarely ever see me post a just sold or a just listed picture and like open house this.
- 3:36SPEAKER_02: You'll very rarely see me do that.
- 3:39SPEAKER_02: It's not what my audience wants to see.
- 3:42SPEAKER_02: It's not offering them any sort of value.
- 3:44SPEAKER_02: Um, what I'm doing is researching community development and really super hyper hyperlocation that all of my community residents want to know.
- 3:56SPEAKER_02: So it's what's going on this corner and what's being built over here, and what new community did I just see pop up over there?
- 4:01SPEAKER_02: And what is their price range and what are the incentives these builders are giving?
- 4:05SPEAKER_02: It's things like that.
- 4:06SPEAKER_02: That when I'm driving through a community and I see an empty corner and I'm like, what is going there?
- 4:11SPEAKER_02: I want to know.
- 4:12SPEAKER_02: That means thousands of other people want to know.
- 4:15SPEAKER_02: So that's what I started sharing.
- 4:17SPEAKER_00: Yes.
- 4:17SPEAKER_00: I love that you're in tune with that.
- 4:19SPEAKER_00: See, I'm one of those people when I see an empty lot and all of a sudden, like the next weekend there's bulldozers on it.
- 4:24SPEAKER_00: I'm like, what's going in there?
- 4:25SPEAKER_00: I want to know.
- 4:26SPEAKER_00: Is it is it a store?
- 4:27SPEAKER_00: Is it a restaurant?
- 4:28SPEAKER_00: Is it a park?
- 4:29SPEAKER_00: Like, I want to know.
- 4:30SPEAKER_00: And and yes, if you are like that, then other people who are like you will also want to know that same stuff.
- 4:35SPEAKER_00: So I'm that's cool.
- 4:37SPEAKER_00: Yeah.
- 4:38SPEAKER_00: Gotta back up for a second, though.
- 4:39SPEAKER_00: I didn't I got too excited about your 35 leads a day.
- 4:42SPEAKER_00: I didn't properly say, Jesse V, welcome to the Massive Agent Podcast.
- 4:46SPEAKER_02: Oh, I am so excited to be here.
- 4:48SPEAKER_02: I love your podcast, so I can't believe I'm actually a guest here.
- 4:51SPEAKER_02: That's awesome.
- 4:52SPEAKER_00: Well, I'm honored to have you, and you've certainly earned it.
- 4:55SPEAKER_00: You're doing some really cool stuff with social in a very specific way.
- 4:58SPEAKER_00: And don't worry, if you're listening, Jesse's gonna tell us exactly what she's doing, how she's doing it, the system she has set up to capture and communicate with all these leads.
- 5:09SPEAKER_00: So tell us a little bit more about the type of content you're doing.
- 5:13SPEAKER_00: Uh, like you talked about you're not afraid to do real estate specific stuff, which is like, hey, here's a new apartment complex or a new whatever.
- 5:23SPEAKER_00: Like tell us more about the types of content that you're focused on.
- 5:27SPEAKER_02: Yeah, so obviously in the beginning of my when I was developing all this content, I was trying to figure out what's actually hitting the audience, who's watching my videos.
- 5:39SPEAKER_02: I would pay attention to how long they're watching, if they're scrolling right past, if they're clicking past on my stories, things like that.
- 5:46SPEAKER_02: It's like where you really have to dive into your professional dashboard on your social media account.
- 5:51SPEAKER_02: Um, I started using social media as a business tool, not as social encountering, not as social conversations or posting random things or sharing political stuff.
- 6:03SPEAKER_02: It is my business tool that I said this is what social media is for when it comes to a business-minded person, and this is a tool, not for social.
- 6:13SPEAKER_02: My social world is networking, face-to-face, belly-to-belly.
- 6:17SPEAKER_02: That's what what I, you know, that's my social world.
- 6:19SPEAKER_02: Um, when it comes to Instagram, it's like, okay, how can I use this tool best?
- 6:23SPEAKER_02: So my type of content started really, I wanted to dive into what is value?
- 6:32SPEAKER_02: What do these people really want to know?
- 6:34SPEAKER_02: So my first form of content is community development.
- 6:38SPEAKER_02: So any sort of commercial stuff, you know, there's a gas station going on this corner, and oh my god, they're tearing down this old historic building.
- 6:45SPEAKER_02: And guess what?
- 6:45SPEAKER_02: They're putting in there as a QT.
- 6:47SPEAKER_02: That started driving people's attention big time.
- 6:50SPEAKER_02: Like, I can't believe they're getting rid of the cotton gin in Queen Creek and putting a QT there.
- 6:54SPEAKER_02: That's so sad.
- 6:55SPEAKER_02: And you know, it's it's bringing in a lot of people, a lot of information from people, or people are drawn to that information, and then they want to read all up on my blog.
- 7:04SPEAKER_02: So what I would do is I would make this video of you know, a catchy phrase, a really high, engaging line right off the bat is, you know, oh my God, they got rid of this cotton gin.
- 7:15SPEAKER_02: What are they putting in in its place?
- 7:16SPEAKER_02: Go to my blog and find out what's happening there and how we can save this historic building.
- 7:21SPEAKER_02: And on my blog is where I line out all the details.
- 7:24SPEAKER_02: You know, my videos don't have to be super, super long on these content, these content videos, but it does have to draw my audience to my blog, and my blog is where it's capturing all these people.
- 7:34SPEAKER_02: So I immediately get questions answered from them, their name, their phone number, their email, and then they're getting all that valuable information from me on this one simple post.
- 7:42SPEAKER_02: So then that happens with all of my community development posts.
- 7:45SPEAKER_02: And then I go into another form of content, which is community development posts, which is the reason why we have I have so many of this, and I have so many opportunities to share this is Queen Creek at Santan Valley, Gilbert, East Mesa.
- 8:00SPEAKER_02: It is booming right now.
- 8:02SPEAKER_02: Like there's so much development, there's so much growth, and there's still so much growth to be had.
- 8:06SPEAKER_02: So I know my content isn't going to get stale in for a long time.
- 8:12SPEAKER_02: So there's so many different communities I can talk about, and all these builders that are offering incentives.
- 8:17SPEAKER_02: Um, I will talk about the community development, the commercial development around all these communities.
- 8:23SPEAKER_02: And then I also talk about the value that these communities will have in the future.
- 8:28SPEAKER_02: So I plug in now's the time to buy in this community because of all these commercial developments that are going around.
- 8:34SPEAKER_02: Your home is going to increase in value.
- 8:36SPEAKER_02: So I plug in real estate in a very sly way, but I'm also giving them education on what's happening in the community and what's happening in commercial world development.
- 8:45SPEAKER_02: So then I plug them into the builders and I say, I know what these builders are doing for you right now.
- 8:51SPEAKER_02: This is, these are the incentives they're offering, and I know, but everyone else out there doesn't know, and you need an agent that knows how to work even more incentives for you.
- 9:00SPEAKER_02: So I plug in that way to get them to give them to give me their information.
- 9:04SPEAKER_02: So I get leads into my new build website.
- 9:08SPEAKER_02: So I also have a new build website that captures leads for anyone looking for new builds.
- 9:13SPEAKER_02: So we have those two different contents, and then I have another content where I ask people their opinion.
- 9:22SPEAKER_02: So everyone in the world, you know, loves to share their opinion, even if you're a customer now.
- 9:28SPEAKER_02: Yeah.
- 9:28SPEAKER_02: I mean, I have a lot of opinions shared on my account, even when I'm not asking.
- 9:32SPEAKER_02: But the second that I do ask, they love to share.
- 9:36SPEAKER_02: So I'm getting content and re-engagement over and over and over on those videos, which just makes my other stuff stand out too, because it's pushing my engagement higher because my videos are now being seen more, because people are engaging on the questions I'm asking them.
- 9:53SPEAKER_00: Yes.
- 9:54SPEAKER_00: It seems like people the the type of content that you're posting changes and updates to the community.
- 10:03SPEAKER_00: It brings out a ton of commenters that aren't too stoked about that.
- 10:07SPEAKER_00: Is that fair?
- 10:08SPEAKER_02: Oh, yeah.
- 10:09SPEAKER_02: I've got I get a lot of angry people.
- 10:10SPEAKER_02: And there there came a time in my like at a point when I was posting so much and so often that I told myself, do not open your phone.
- 10:20SPEAKER_02: Do not go and read all the comments.
- 10:22SPEAKER_02: Only pay attention to the good ones or people asking you questions or people that are really engaging in you, rather than the people who are posting, I hate this, leave my state, stop building, it's already too crowded.
- 10:34SPEAKER_02: Those are the words, those are the phrases I'm reading over and over and over.
- 10:37SPEAKER_02: And it gets to your head, and you're just like, gosh, this sucks.
- 10:39SPEAKER_02: This sucks so bad.
- 10:41SPEAKER_02: But then I think about it, I'm like, wait, I just those comments just completely voided all of the good stuff I got this morning from all these great leads and these people that are super excited about this restaurant that's coming, or you know, it just became crazy about everyone, even when you don't ask them their opinion.
- 10:58SPEAKER_02: They're giving you so much and so many negative opinions.
- 11:01SPEAKER_02: So it brings out the trolls, but it also brings out some really excited people.
- 11:07SPEAKER_00: Are you are you at a point where you appreciate the trolls because it just boosts engagement and just carries the post to more people?
- 11:14SPEAKER_00: Have you kind of gotten to that point?
- 11:15SPEAKER_02: Yeah, I I I mean it was it was hard to ingest in the beginning, but now when they do post bad comments, I mean, I think I shared a few of them with you recently.
- 11:25SPEAKER_02: Um I like to screenshot those and save them just to laugh.
- 11:29SPEAKER_02: But um, I do respond to them with, okay, I hope you have a really good day.
- 11:33SPEAKER_02: You know, that's all I say is one guy just blatantly out of it was a random post.
- 11:38SPEAKER_02: All he said to me was F you on the post.
- 11:41SPEAKER_02: That was it.
- 11:42SPEAKER_02: And I was like, I am so sorry.
- 11:44SPEAKER_02: I really hope your day turns around for you.
- 11:46SPEAKER_02: That was all I said.
- 11:46SPEAKER_02: Just like he's just asking for for that, I guess.
- 11:50SPEAKER_02: So, you know, I there's no way there's no reason to feed into their negativity because it's just gonna keep getting worse.
- 11:56SPEAKER_00: And you wonder how many of them are even real people, right?
- 12:00SPEAKER_00: You know what I mean?
- 12:00SPEAKER_00: Like plus, if they are, imagine who you have to be and where you have to be in your life just to talk shit on a stranger's like to say nasty stuff on a stranger's video.
- 12:10SPEAKER_02: Like they're obviously in the basement in their underpants, yeah, and not happy, yeah, you know.
- 12:17SPEAKER_02: Yeah.
- 12:18SPEAKER_02: They're all the same.
- 12:20SPEAKER_02: They're all the same type of person, and I've gotten to see that.
- 12:23SPEAKER_02: I'll look at their their profile and I'm like, oh wow, this person's super unhappy.
- 12:27SPEAKER_02: So I just am like scroll by.
- 12:30SPEAKER_00: Yeah, yeah.
- 12:31SPEAKER_00: But thanks for the engagement boost.
- 12:33SPEAKER_02: Yeah, I mean thank you for the comment.
- 12:34SPEAKER_02: I love it.
- 12:35SPEAKER_00: Right.
- 12:36SPEAKER_00: It helps.
- 12:37SPEAKER_00: So what what are people loving the most?
- 12:40SPEAKER_00: Like you you you mentioned all these different types of content buckets that you do.
- 12:44SPEAKER_00: Like, what are some of the specific topics that you've done posts about that people just eat up that you know if you do something like this, it's gonna crush.
- 12:54SPEAKER_02: Yeah, you know what's surprising is um the things that do crush it are the big development news.
- 13:00SPEAKER_02: Um I had no idea it would get like I have one of my posts has close to 300,000 views and like 6,000 shares.
- 13:10SPEAKER_02: And I was like, why?
- 13:12SPEAKER_02: I'm just talking about a Whole Foods coming to the area with Fogo de Shan, and and it's coming right by Sansan Mall.
- 13:19SPEAKER_02: And I'm just talking about what's going in this lot.
- 13:22SPEAKER_02: And then another big one was talking about this golf place that's coming over by the mall.
- 13:27SPEAKER_02: And I'm like, okay, people are super excited about it, people are sharing it.
- 13:30SPEAKER_02: But another surprising topic that I recently shared, I was like, this is gonna be such a boring video.
- 13:37SPEAKER_02: No one's gonna like it, but whatever.
- 13:39SPEAKER_02: I'm still putting out value.
- 13:40SPEAKER_02: I'm still putting out something that someone's gonna want to read.
- 13:43SPEAKER_02: It was um the best parks for family-friendly fun in Gilbert.
- 13:50SPEAKER_02: And my video was really quick.
- 13:52SPEAKER_02: Like, you know, you have kids and you, you know, you want to see what's going on in the value.
- 13:56SPEAKER_02: Where do you take your kids to during the day or on the weekends with the best splash pads, with the best events?
- 14:01SPEAKER_02: And you know, it was a quick video, probably 30-second video, but I all I led them to my informative blog that listed out all the best places to take your kids for free in Gilbert.
- 14:11SPEAKER_02: And and I laid out the events that they have there, the splash pads, any sort of really cool perk that they have at the at the park.
- 14:18SPEAKER_02: Um, I laid it out on my blog.
- 14:20SPEAKER_02: My blog captures all those leads when they click on it.
- 14:23SPEAKER_02: That video did tremendously more than I ever thought it would do.
- 14:28SPEAKER_02: I literally thought people were gonna scroll by and be like, I don't care, I already know this.
- 14:31SPEAKER_02: Apparently, no one, no one knew it and everyone wanted the information.
- 14:35SPEAKER_02: So it was simple topics like that that killed it for me, that which brought in the most leads.
- 14:40SPEAKER_02: I think that day I shared that video, I had like 75 leads in one day from that post.
- 14:44SPEAKER_02: And it still comes in because people are now binging my videos.
- 14:48SPEAKER_02: So they'll they'll scroll by and be like, oh, I want to see where the best parks are, oh, I want to see where the best Queen Creek brunch places are.
- 14:54SPEAKER_02: I did a video on Queen Creek brunches, like, where's the best five spots to eat brunch in Queen Creek?
- 15:00SPEAKER_02: And that video is still bringing in leads on a daily basis, just simple topics that I just was like, okay, it's working.
- 15:09SPEAKER_00: This is such a great reminder that we we overthink it so much.
- 15:12SPEAKER_00: Like it, but that's the type of content that if it pops into my feed, I watch it like almost a hundred percent of the time.
- 15:18SPEAKER_02: You want to know if you're missing a brunch spot, right?
- 15:21SPEAKER_02: I want to know what else is that.
- 15:23SPEAKER_02: I want to go see.
- 15:24SPEAKER_00: Exactly.
- 15:25SPEAKER_00: Yeah, exactly.
- 15:26SPEAKER_00: And it's it's what people are searching for.
- 15:29SPEAKER_00: And so, uh, and by the way, that parks post, which platform did it perform best on?
- 15:35SPEAKER_02: Uh Instagram.
- 15:37SPEAKER_00: Instagram, okay, cool.
- 15:39SPEAKER_00: Um I I was thinking maybe TikTok because TikTok search is incredible.
- 15:45SPEAKER_00: Instagram's is pure garbage.
- 15:48SPEAKER_02: You know what?
- 15:48SPEAKER_02: TikTok did amazing.
- 15:50SPEAKER_02: Um, this is my beef with TikTok, which I am hoping they will fix for me soon.
- 15:55SPEAKER_02: Um, I love that, you know, I can't keep up with comments.
- 15:59SPEAKER_02: And when people want information, they want it right now.
- 16:02SPEAKER_02: Like I want to know where these parks are and I don't want to wait for her to respond to me.
- 16:06SPEAKER_02: TikTok, I I can't get, you know, my autoresponder into TikTok.
- 16:12SPEAKER_02: TikTok did tremendously well on that video as well.
- 16:15SPEAKER_02: I just couldn't get to these people in time.
- 16:17SPEAKER_02: And now when I go back and I have to send them like my all the information, they're probably they're over it.
- 16:23SPEAKER_02: Right now it's too hot to be at a park, so they don't care.
- 16:25SPEAKER_02: They're not gonna want information from me.
- 16:28SPEAKER_00: I agree.
- 16:29SPEAKER_00: As soon as many chat works on TikTok, uh yeah, that'll make me a very game changer for me.
- 16:36SPEAKER_02: If TikTok just blows up, I have all those informative blogs and stuff that I just want them all to have, and it's just it's impossible to keep up with.
- 16:45SPEAKER_02: I had to hire an assistant to help me respond to TikTok and Facebook because my many chat was not working.
- 16:52SPEAKER_02: So that's all she does all day.
- 16:54SPEAKER_02: All she does all day for me is she responds to everyone, and then when I get that lead, I just follow up with them.
- 16:59SPEAKER_00: Well, that's a smart use of a hire, actually.
- 17:02SPEAKER_00: I mean, that's a money-making activity, that's a list building activity, uh, that's a brand building activity.
- 17:09SPEAKER_00: So it plus it makes your content perform better if you're active in um you know in the comments.
- 17:14SPEAKER_02: Well, the best use of my money I've spent this summer.
- 17:17SPEAKER_02: I'm like, I don't know what I would do without you.
- 17:19SPEAKER_02: I'd be I'd be buried.
- 17:21SPEAKER_00: I love that.
- 17:22SPEAKER_00: Uh so you just mentioned leads.
- 17:25SPEAKER_00: I want to set some expectations and give some clarity to people.
- 17:28SPEAKER_00: Because when we say that you're getting like 35 leads a day, are we talking 35 like signed listing agreements or buyer broker agreements?
- 17:36SPEAKER_00: Or you know, how would you describe the breakdown?
- 17:38SPEAKER_02: I I wish I'd be like, peace out at world.
- 17:41SPEAKER_00: Um 35 listings a day, yeah.
- 17:43SPEAKER_02: Yeah.
- 17:43SPEAKER_02: Um, no, the there's thir like easily 35 leads a day.
- 17:47SPEAKER_02: Easy, but a lot of these are leads that I'm gonna nurture over the next couple years.
- 17:52SPEAKER_02: So, like yesterday I posted a simple video.
- 17:56SPEAKER_02: I think I got 17 leads in the first couple hours.
- 17:59SPEAKER_02: And so I went through all those leads, and in my process of capturing these leads, I have a few questions that I ask them.
- 18:06SPEAKER_02: And a lot of them are simple, really simple questions that they can just click, click multiple answers so they can just get through to my blog that they want to read.
- 18:15SPEAKER_02: So um, a lot of them will be like, I'm just here for your content.
- 18:18SPEAKER_02: I love your content.
- 18:19SPEAKER_02: That's an option.
- 18:20SPEAKER_02: So when I know they're like, they don't want to buy or sell, they just they're just there for my content.
- 18:25SPEAKER_02: I still got their email, and so I now know I just get to nurture that lead twice a week.
- 18:31SPEAKER_02: I email out all of my leads twice a week, and it's all informative stuff.
- 18:35SPEAKER_02: It's videos, it's um blog teaser emails I get to send out to them.
- 18:40SPEAKER_02: I send coming soon emails for all my coming soon listings.
- 18:44SPEAKER_02: So I am nurturing them, touching them at least twice a week, and I know in the future that they'll always think of me for real estate.
- 18:52SPEAKER_02: But then within those 35, like yesterday I had four that um talk to me about buying and selling.
- 18:58SPEAKER_02: And so we have some future dates set up for um listing and shopping.
- 19:03SPEAKER_02: So I mean four out of the 35 is not bad for that week.
- 19:07SPEAKER_00: That's not bad at all.
- 19:08SPEAKER_00: No, that's fantastic.
- 19:10SPEAKER_00: Uh so talk more about this nurture because I I love what you're doing.
- 19:15SPEAKER_00: That most agents that I talk to, they don't have a system in place to follow up and nurture over a long period of time, like three, four, five years.
- 19:24SPEAKER_00: Right.
- 19:24SPEAKER_00: And and so like describe to me once somebody kind of raises their hand and they're like, hey, I want to know more about this, or or they opt in on your blog, then what happens?
- 19:35SPEAKER_02: Um, this is what I wanted to have in place before this whole system kind of took off.
- 19:40SPEAKER_02: I said, What if, you know, last year of visit, what if all of a sudden I blew up and I had no systems in place.
- 19:46SPEAKER_02: So I came up with a schedule.
- 19:47SPEAKER_02: I have a 12-month marketing schedule that I always stick by every single year, and I set up my whole entire year 12 months in advance.
- 19:55SPEAKER_02: So I know exactly what I'm talking about each month.
- 19:58SPEAKER_02: I know exactly which blogs I'm going to be posting and emailing out.
- 20:01SPEAKER_02: So every Monday I have automated, I have automated emails that I do for the whole entire month.
- 20:07SPEAKER_02: So first Monday of the month, my whole entire month of emails is already set and I don't have to worry about it.
- 20:13SPEAKER_02: So I always email out a blog teaser email on Monday mornings, and then on Thursday mornings, I always send out coming soon listings.
- 20:21SPEAKER_02: And my topic, my attention-grabbing subject is Zillow doesn't know this.
- 20:27SPEAKER_02: Zillow doesn't know about all the coming soon listings that our East Valley cities have, but you get to see them first because you're on my email list.
- 20:37SPEAKER_02: And so I link them, I show them this is what you get to see.
- 20:41SPEAKER_02: That actually is my email that performs the best every single week.
- 20:45SPEAKER_02: If I open right on that email, people wait for it.
- 20:47SPEAKER_02: And I've noticed it because it's getting more and more opens every single week.
- 20:51SPEAKER_02: And so that was really something that I loved.
- 20:53SPEAKER_02: So at least twice a week, they get to see me throughout the year, no matter if I'm talking to them on a weekly basis or not.
- 21:01SPEAKER_02: They get to see me through their email, they get to see me on their social accounts, and then they also get to see me in their mailbox because I also email.
- 21:09SPEAKER_02: I do like monthly flyers on the biggest new exciting developments.
- 21:14SPEAKER_02: So they get to see me in their mailbox.
- 21:15SPEAKER_02: And then I also send out like updated newsletters once a month on the first of every month.
- 21:21SPEAKER_02: So they're seeing me multiple times.
- 21:23SPEAKER_02: They're probably sick of me, but they're still seeing me and they're thinking about me when real estate comes to mind.
- 21:29SPEAKER_00: Well, this is why it's it's so important that you're not only talking about real estate, because the when people want to hear about that, they're in a specific window of time, a specific period in their life.
- 21:41SPEAKER_00: And once that period passes, once that window closes, they don't care anymore.
- 21:44SPEAKER_00: Like they don't need all the if you're just sending out new listings of the week, they don't care after a certain point.
- 21:50SPEAKER_00: But that they know that when your email shows up, it's gonna be what's happening in Queen Creek.
- 21:54SPEAKER_00: Like what new stuff is happening, like what new developments, what what's there to be excited about?
- 21:58SPEAKER_00: Uh do you put any Calls to action in those in those email newsletters?
- 22:02SPEAKER_02: Yeah, I actually do.
- 22:04SPEAKER_02: A lot of my email newsletters say, hey, if you want to know how this affects your home's value, like drop me a message, reply to this email, and I'll give you an updated home evaluation.
- 22:14SPEAKER_02: I always do that, especially when it's a big development near them.
- 22:17SPEAKER_02: Like this is going to affect your home's value.
- 22:19SPEAKER_02: Or if there's something bad coming in behind your development, I always research that and be like, all right, who do I have in that area that I can email and say, hey, just FYI.
- 22:28SPEAKER_02: This is being built right behind your home and it's going to affect your home's value.
- 22:32SPEAKER_02: Like you have two years to sell before it's built, or something like that.
- 22:35SPEAKER_02: You know, so I always give them an idea of like this is this is going to affect your value, whether it's good or bad.
- 22:43SPEAKER_02: Drop me a message and I'll give you a new home evaluation.
- 22:46SPEAKER_02: That's usually like my go-to, depending on which what the topic is.
- 22:50SPEAKER_02: Smart.
- 22:51SPEAKER_00: I love how you tied growth and development and like those cool updates, like Trader Joe's is going in, Whole Foods or whatever, to directly to what you do for a living.
- 23:01SPEAKER_00: Because it's so closely related, anyways.
- 23:03SPEAKER_00: You just have a great little segue connecting the two.
- 23:06SPEAKER_02: Yeah, that was like an easy no-brainer for me.
- 23:09SPEAKER_02: I thought this is how I'm gonna reach the most amount of people, but also tied my business without being so direct salesy.
- 23:15SPEAKER_02: I am so sick of seeing the, ooh, this home just sold in your neighborhood.
- 23:20SPEAKER_02: You know, those flyers come to my house, and every time I owe it, because there's lots of real estate agents in my area, and I'll get that flyer and I'm like, oh honey, like I wish you just knew.
- 23:28SPEAKER_02: Like this isn't doing anything, you know, it's really not.
- 23:31SPEAKER_02: People are like, I saw that, it popped up on Zillow, I already know.
- 23:34SPEAKER_00: You know, it's like seven days old.
- 23:38SPEAKER_02: Yeah, I'm like, okay, that didn't bring me any value because I already saw that.
- 23:43SPEAKER_00: Right.
- 23:43SPEAKER_02: But when I when I send out my flyers, they're they're about what's coming new to the area, and I'm and I always link them to my Instagram.
- 23:52SPEAKER_02: So I'll have like snapshots of my videos and my and my whatever says like on my covers of my Instagrams, and then I have all these QR codes for them to scan.
- 24:01SPEAKER_02: Like scan this QR code to get drink are directly linked to my video, or it goes directly linked to my YouTube channel.
- 24:07SPEAKER_02: And then on the back side, it's always like find out how this affects your home's value.
- 24:12SPEAKER_02: And then I always link them to my home bot or my website that gives them their home evaluation and also captures their information.
- 24:20SPEAKER_00: Brilliant.
- 24:21SPEAKER_00: So you're building one hell of an email list, then aren't you?
- 24:24SPEAKER_02: It's starting, yes, it's starting to grow.
- 24:26SPEAKER_02: And it's it's actually in the last month it's doubled.
- 24:28SPEAKER_02: But you know, I started very little because I wanted it to be an authentic growth.
- 24:33SPEAKER_02: I didn't want it to be like, you know, sometimes with these email systems, you upload this big spreadsheet of emails that you already have.
- 24:39SPEAKER_02: It's gonna immediately go to their spam folder.
- 24:41SPEAKER_02: It's gonna immediately go to their like promotions tab because you manually uploaded them in.
- 24:47SPEAKER_02: But when someone physically subscribes to your email list, it becomes so much more real and it goes to their inbox.
- 24:54SPEAKER_00: Yeah, that that's true.
- 24:55SPEAKER_00: There's there's certainly something to that.
- 24:57SPEAKER_00: Um I know there's people listening, they're like, well, Jesse, you figured it out.
- 25:02SPEAKER_00: Like, you know, you're a unicorn, uh, but I can't do this myself.
- 25:06SPEAKER_00: How long have you how long have you been doing this type of content?
- 25:09SPEAKER_00: And then how long have you been doing content for real estate on social?
- 25:15SPEAKER_02: Okay, so obviously I got my license in 2018.
- 25:20SPEAKER_02: So I was dabbling the first year.
- 25:23SPEAKER_02: Also the same week I got my license, I found out I was pregnant.
- 25:26SPEAKER_02: So I was like, oh, F this.
- 25:27SPEAKER_02: This sucks.
- 25:28SPEAKER_02: You know, I was just like not prepared.
- 25:30SPEAKER_02: Um, but then I, you know, so I wasn't full blown into it.
- 25:34SPEAKER_02: I would share every once in a while.
- 25:35SPEAKER_02: I wasn't consistent, and that that consistency never came into play until about a year ago.
- 25:42SPEAKER_02: I dabbled, I threw stuff out there, I was all over the place on my social media.
- 25:47SPEAKER_02: I wasn't using it as the tool it should be for my business.
- 25:50SPEAKER_02: I was using it as a social media account.
- 25:53SPEAKER_02: So it was very random, it was very sporadic, all over the place.
- 25:56SPEAKER_02: It never had a system.
- 25:58SPEAKER_02: It never had the actual, there was no purpose to it.
- 26:02SPEAKER_02: So I decided about a year ago is when consistency was gonna be my main, like that was my word for the year.
- 26:11SPEAKER_02: So about last June is when I started consistently posting.
- 26:15SPEAKER_02: And consistently meaning every single day.
- 26:18SPEAKER_02: It wasn't just dabbling.
- 26:20SPEAKER_02: I wasn't just like, oh, I'll post twice this week.
- 26:22SPEAKER_02: It was no, I'm gonna do this every single day and see how my audience grows.
- 26:26SPEAKER_02: It grew a little bit, but my the stuff I was posting wasn't valuable.
- 26:31SPEAKER_02: It was just me looking like every other real estate agent out there walking through a home, doing b-roll with some stuff scrolled across the screen.
- 26:39SPEAKER_02: Um, it was just it wasn't authentic to me either.
- 26:42SPEAKER_02: It didn't feel right.
- 26:43SPEAKER_02: I felt goofy.
- 26:44SPEAKER_02: I was like, this isn't me.
- 26:45SPEAKER_02: This doesn't show my personality, it doesn't show people that I can actually bring them value because I have a lot of shit to say.
- 26:52SPEAKER_02: I just walking around in a room doing a b-roll isn't gonna bring the clients.
- 26:56SPEAKER_02: So then we figured it out.
- 26:58SPEAKER_02: About January is when I switched my content.
- 27:00SPEAKER_02: I'm like, this is what I'm gonna do.
- 27:02SPEAKER_02: This is gonna bring value, and this is gonna get people to actually get to know who I am and I'm starting a brand.
- 27:08SPEAKER_02: And that is just community news, community involvement, community development.
- 27:12SPEAKER_02: That's what I wanted to be known as.
- 27:14SPEAKER_02: Like, you want to know what's going on this corner?
- 27:16SPEAKER_02: Look up Jesse V.
- 27:17SPEAKER_02: She knows.
- 27:18SPEAKER_02: I literally had someone text me the other day, hey, I just drove by this corner.
- 27:22SPEAKER_02: They got my number.
- 27:23SPEAKER_02: I just drove by this corner.
- 27:24SPEAKER_02: I know you know what's going here.
- 27:25SPEAKER_02: What is it?
- 27:26SPEAKER_02: Immediately I text them back.
- 27:27SPEAKER_02: I'm like, you knew who to text, didn't you?
- 27:28SPEAKER_02: She goes, I know you know it all.
- 27:29SPEAKER_02: So I texted me.
- 27:30SPEAKER_02: I'm like, there's a new nail salon going in here and a juice place.
- 27:34SPEAKER_02: And I just told her, she goes, I knew you would know.
- 27:36SPEAKER_02: So I already started making that become like my brand.
- 27:39SPEAKER_02: So um it, I had to consistently post since January all the news I knew about.
- 27:45SPEAKER_02: And it was every single day, sometimes twice a day.
- 27:48SPEAKER_02: And that's when my audience started growing.
- 27:50SPEAKER_00: I love that.
- 27:51SPEAKER_00: So, how are you sourcing all of these ideas?
- 27:53SPEAKER_00: How are you finding out about what's moving into what places?
- 27:57SPEAKER_00: You know, how do you how do you do all this to have enough to post about?
- 28:00SPEAKER_02: That's so funny.
- 28:01SPEAKER_02: That's the been the number one question I get.
- 28:03SPEAKER_02: I get um messages, direct messages all the time from agents, local agents here.
- 28:09SPEAKER_02: They're like, where'd you find this information?
- 28:10SPEAKER_02: What do you?
- 28:11SPEAKER_02: I go, you think I'm gonna give away my my key secrets here?
- 28:14SPEAKER_02: Um I don't have a special magic tool.
- 28:17SPEAKER_02: I don't have anyone in my back pocket.
- 28:19SPEAKER_02: It literally came down to I am doing what most agents won't do, and that is spending hours and hours on research.
- 28:28SPEAKER_02: I found where I can get all of this information and use these tools that are all public knowledge, all public information, but I'm spending the time to find all of this stuff and research all this stuff and put two and two together and be like, yep, that's what's going there.
- 28:42SPEAKER_02: And then guess what?
- 28:43SPEAKER_02: Sometimes I'll call the business and be like, hey, I'm thinking you guys might be coming on this corner.
- 28:48SPEAKER_02: Is it true?
- 28:48SPEAKER_02: They'll confirm with me.
- 28:49SPEAKER_02: And a lot of times we'll stay in contact and they'll tell me where their next place is going.
- 28:53SPEAKER_02: Or all these developers have now been like, hey, I want to partner with you.
- 28:56SPEAKER_02: I have some new developments coming on this corner.
- 28:58SPEAKER_02: I want to, I want to share with you.
- 28:59SPEAKER_02: Let's do a video.
- 29:01SPEAKER_02: And so now these people are starting to call me directly, and that's where I'm getting a lot of the information as well.
- 29:06SPEAKER_00: Oh, I love that.
- 29:07SPEAKER_00: You've got me fired up because you're not.
- 29:10SPEAKER_00: So our guest last week, like he has a process where he has certain websites, certain sources.
- 29:15SPEAKER_00: He has a VA go and scour those, put all the ideas into a spreadsheet, and then he just goes in and gives it a you know a thumbs up or a thumbs down on whether whether or not he wants to do that.
- 29:24SPEAKER_00: That works.
- 29:25SPEAKER_00: It works for him.
- 29:26SPEAKER_00: You're taking that a step further.
- 29:27SPEAKER_00: There's a lot of manual involvement in this.
- 29:30SPEAKER_00: You're diving super deep, calling uh, you know, calling certain companies to confirm if they're coming or not.
- 29:36SPEAKER_00: Um and I didn't even think about this because I'm just thinking about like you know, how to start conversations with with consumers.
- 29:44SPEAKER_00: And through your efforts, not only are you learning about what's happening where and other people are not, you're building relationships with with uh the people who are building the community.
- 29:54SPEAKER_00: Yes, with the developers, the the I mean, who knows what that's gonna lead to.
- 29:58SPEAKER_00: That's that's a big, big, big deal.
- 30:00SPEAKER_02: Yeah, that was huge for me.
- 30:02SPEAKER_02: I uh just a couple weeks ago, I had a meeting with a big builder here in town.
- 30:06SPEAKER_02: He invited me to his office, he told me about all the projects that are coming.
- 30:09SPEAKER_02: He's like, I want a relationship with you.
- 30:10SPEAKER_02: And I was like, this is this is exactly what I wanted.
- 30:13SPEAKER_02: They now call me if they need you know certain information about a commercial development, or they and then they'll also provide information to me like, hey, I just got this contract to build this to build this building over on this corner, and then they let me know.
- 30:26SPEAKER_02: So it's like building those relationships has been key to me.
- 30:28SPEAKER_02: And now all these other companies and vendors, they they reach out to me because they're like, This is this is real.
- 30:35SPEAKER_02: She's providing the information everyone wants to know, and people's eyes are on it, and so that's why they want to they want to have that relationship with me.
- 30:43SPEAKER_02: I took the time to put in the work and grind up until this point, and I'm still I'm still having to grind, I'm still doing the research every single week.
- 30:51SPEAKER_02: Yesterday I was like, it was Sunday morning, and I'm like, I should be sitting with my girls doing this, but I was like, I know there's something being built here and I'm gonna find it.
- 30:58SPEAKER_02: And I found it and I was like, yep, that's my next video.
- 31:01SPEAKER_02: So I was just like, it's I'm still grinding every week doing the research.
- 31:05SPEAKER_02: It's just gonna take yeah, more time than most agents are willing to do.
- 31:10SPEAKER_00: What do you do when you run out of ideas?
- 31:13SPEAKER_00: Or if those big like blockbuster announcements of what's coming, if if you're out of those legitimately and you just need to do a video, what's your thought process on okay, what do you do next?
- 31:24SPEAKER_02: Here's another tool I started using.
- 31:27SPEAKER_02: Um, I went and found out what's the biggest searched question on Google, even like about it doesn't have to be about real estate.
- 31:36SPEAKER_02: What's what are the biggest searched questions about my local town on Google?
- 31:40SPEAKER_02: ChatGPT will pop those out.
- 31:42SPEAKER_02: All of those questions then turn into content ideas for me.
- 31:46SPEAKER_02: And I make a video to answer those big questions that everyone is Googling.
- 31:51SPEAKER_02: I mean, simple, easy.
- 31:53SPEAKER_02: When I run out of talking about developments, that's my go-to.
- 31:56SPEAKER_02: Like, what are people wanting to know about my city?
- 31:58SPEAKER_02: And then that brings in all of the out-of-state towners, like all of the out of towners, like Texas, Florida.
- 32:03SPEAKER_02: There's people moving here from all over, and they want to know all of these questions, and it's perfect content.
- 32:09SPEAKER_02: They get to binge my videos after reading all those questions.
- 32:13SPEAKER_00: Right, right.
- 32:14SPEAKER_00: Um God, I could take this in so many directions.
- 32:17SPEAKER_00: So something that you've alluded to numerous times.
- 32:20SPEAKER_00: So I think we need to call this out because I don't think a lot of agents understand the power of doing content like this.
- 32:26SPEAKER_00: The local-facing content that people want to know, stuff that they're searching for.
- 32:31SPEAKER_00: Instagram changed some sometime recently.
- 32:35SPEAKER_00: And and well, Google changed actually.
- 32:37SPEAKER_00: Google search results are now showing Instagram content, TikTok content, and YouTube content.
- 32:44SPEAKER_00: It's been doing that for a while.
- 32:46SPEAKER_00: But your Instagram videos, people are Googling, right?
- 32:50SPEAKER_00: And like they're finding you not by searching Instagram, not from the algorithm, but by a Google search.
- 32:56SPEAKER_02: Yeah.
- 32:56SPEAKER_02: Um just yesterday, two people I spoke to on the phone yesterday morning, they googled me.
- 33:02SPEAKER_02: They got their information, they went straight to my website.
- 33:05SPEAKER_02: Um, the reason why they decided to call me and cut and contact with me is as they said they Googled, you know, local real estate agents in Queen Creek or East Valley, and they said I popped up seven times, and they thought, well, I I'm gonna call her.
- 33:18SPEAKER_02: She's the only one popping up.
- 33:20SPEAKER_02: And I thought, well, what the hell?
- 33:22SPEAKER_02: Thank you.
- 33:23SPEAKER_02: It works.
- 33:24unknown: Yeah.
- 33:24SPEAKER_00: I mean, why would you contact anyone else?
- 33:26SPEAKER_02: But they're seeing all my videos too.
- 33:28SPEAKER_02: They're not just seeing my website, they're not just seeing, oh, she closed this deal.
- 33:32SPEAKER_02: They actually get to see who I am.
- 33:34SPEAKER_02: I'm a real person, and I'm not a headshot from 20 years ago that a lot of agents still don't update.
- 33:40SPEAKER_02: They're seeing me like raw every single day and seeing what my personality is like and seeing how much I know about the local area.
- 33:46SPEAKER_02: And they're like, Yep, call on her.
- 33:48SPEAKER_02: And that's exactly what they say on the phone to me, too.
- 33:51SPEAKER_00: I believe it.
- 33:53SPEAKER_00: I'm gonna jump on some toes here, but by by making the statement, I would say the majority of agents, they just have the only online presence they have is a headshot that's probably outdated, and then a template website from their brokerage.
- 34:07SPEAKER_00: Yes.
- 34:07SPEAKER_00: That's just their name, contact info, like maybe a link to their social, and then on social, it's just a bunch of pictures of houses and bullshit.
- 34:16SPEAKER_00: So no wonder Jesse's getting all these people wanting to talk to her because she's a real person.
- 34:21SPEAKER_00: They've connected with her through all of these videos, and she's delivering interesting stuff.
- 34:26SPEAKER_02: Yeah, that's exactly how it's working.
- 34:28SPEAKER_02: I have a guy from Florida that I mean, he's he's an all-cash buyer.
- 34:32SPEAKER_02: He's like, I'm relocating, I want to come out to uh to Queen Creek.
- 34:35SPEAKER_02: I just looked up agents in Queen Creek and I got to see all your videos, and he's like, Man, that is the best type of content I've ever seen.
- 34:43SPEAKER_02: And he was just like floored.
- 34:45SPEAKER_02: He goes, I now feel like I know Queen Creek.
- 34:47SPEAKER_02: And he's like, I can't, I can't wait to come out and meet you.
- 34:48SPEAKER_02: He's like, I already feel like I know you.
- 34:50SPEAKER_02: And he was this, he was saying this stuff to me on the phone.
- 34:52SPEAKER_02: And I'm like, this is awesome.
- 34:53SPEAKER_02: This is exactly what I was aiming for.
- 34:55SPEAKER_02: And on top of that, like icing on the cake is I'm attracting my ideal type of client.
- 35:00SPEAKER_02: I'm not getting all the clients I've worked with in the past month have all been from social media and they've all been freaking amazing.
- 35:08SPEAKER_02: Like, I've had the best time in my business and I ever have.
- 35:11SPEAKER_02: And it was it was so cool.
- 35:13SPEAKER_02: I thought it gives me goosebumps because I'm like, I am attracting my ideal client.
- 35:17SPEAKER_02: This is amazing.
- 35:19SPEAKER_00: It makes real estate fun.
- 35:20SPEAKER_02: Yeah, I'm having a blast, other than having to deal with the other agents on the other side of the deal.
- 35:25SPEAKER_00: Well, yes, there's always that.
- 35:27SPEAKER_00: But when you when you get to work with people who truly want to work with you, and they already they already pretty much know who you are, they know your personality, uh, they because you're just yourself and your content, it makes real estate so much more fun than just getting the random uh people that are not a personality fit.
- 35:45SPEAKER_00: Like if you if you're more easygoing and you attract someone who's like an engineer and super anal analytical, that's not a fun relationship.
- 35:52SPEAKER_00: You're just not meant to work with each other.
- 35:55SPEAKER_02: Yeah.
- 35:55SPEAKER_00: Um, but there's no way of like weeding them out unless you're doing a bunch of content where you're just authentic.
- 36:02SPEAKER_02: Right.
- 36:02SPEAKER_02: And I and I think it it goes for anyone.
- 36:05SPEAKER_02: Like, I'm probably turning other people off, which is fine.
- 36:08SPEAKER_02: Yes, I'm just not their ideal person, and they're not my ideal client.
- 36:12SPEAKER_02: And I never have to weed them out.
- 36:14SPEAKER_02: I never have to go through that because they're immediately gonna hire someone else because I'm not their ideal agent, which is fine by me.
- 36:20SPEAKER_02: You know, you're gonna attract who you're supposed to attract.
- 36:23SPEAKER_00: I mean, I'll probably get in trouble for saying this somehow by by some idiot, but that you you know that there's that there's some like men out there that see your stuff and they're like, well, she's a blonde woman, you know, not gonna work with her for whatever reason.
- 36:37SPEAKER_00: Like stupid.
- 36:38SPEAKER_02: She's a dumbass.
- 36:38SPEAKER_02: She doesn't know what she's doing.
- 36:40SPEAKER_00: But how incredible that you then never even have to talk to that person.
- 36:43unknown: I know.
- 36:44SPEAKER_02: I'm like, cool.
- 36:45SPEAKER_00: They just go somewhere else.
- 36:46SPEAKER_02: Yeah.
- 36:47SPEAKER_02: Yeah.
- 36:47SPEAKER_02: I and it's I still get the troll comments on a oh on a daily basis.
- 36:52SPEAKER_02: I I think I sh I sent you a few of them.
- 36:55SPEAKER_02: They're pretty interesting from the basement dwellers.
- 36:59SPEAKER_02: Yeah, those ones I just am like, bye.
- 37:02SPEAKER_02: It's fine.
- 37:02SPEAKER_02: I don't I don't want to work with you either.
- 37:04SPEAKER_02: And I'm not sad about it.
- 37:07SPEAKER_00: Let's circle back to uh let's get to some more tactics.
- 37:11SPEAKER_00: If you for anyone listening and they're like, you know what, I need to make a pivot.
- 37:15SPEAKER_00: Jesse's right.
- 37:17SPEAKER_00: I should be doing more local-facing stuff that appeals to you know anyone in the area, not just people who are looking to buy or looking to sell.
- 37:25SPEAKER_00: And and then they're just like, okay, how do I do all this?
- 37:28SPEAKER_00: It sounds like sounds like Jesse's working 40 hours a day doing all of this.
- 37:34SPEAKER_00: Let's get to that in a minute, but but first, where should they start with coming up with ideas for content?
- 37:40SPEAKER_02: Okay.
- 37:41SPEAKER_02: Well, here's here's a good starting point.
- 37:44SPEAKER_02: Know right now, start at the basis, like the basics.
- 37:48SPEAKER_02: You need to commit to being consistent.
- 37:51SPEAKER_02: If you can't be consistent, no one's gonna trust you.
- 37:55SPEAKER_02: Consistency equals trust, trust equals new clients.
- 37:59SPEAKER_02: That's what you always have to think about.
- 38:01SPEAKER_02: If you're gonna dabble and just put something out every once in a while and do one post a week, two posts a month, you're not gonna get your audience.
- 38:08SPEAKER_02: People aren't gonna trust you, and they're not gonna think that you know what you're doing.
- 38:11SPEAKER_02: So you have to commit to consistency first and be like, all right, what can I consistently do in my business that I can I will never derail from?
- 38:20SPEAKER_02: And you have to make a commitment to that.
- 38:22SPEAKER_02: So there's always at least, I would say, two pieces of content that you need to work on.
- 38:27SPEAKER_02: So you need to establish what those two different pieces of content are, whether it be home tours or communities that are coming to the area, or it be literally anyone else's listings that you can go to.
- 38:41SPEAKER_02: If you don't have enough listings yourself, go to like one of your pieces of content is going to be home tours, and you're gonna talk about anything involving that home.
- 38:51SPEAKER_02: And you get to go.
- 38:51SPEAKER_02: I mean, there's an endless amount of homes you could tour, and people love ingesting that type of video.
- 38:57SPEAKER_02: It's walking through a home.
- 38:58SPEAKER_02: People love looking at other people's homes, it just is.
- 39:01SPEAKER_00: But do it with personality, please.
- 39:03SPEAKER_00: Do it with personality.
- 39:04SPEAKER_02: Yes, please stop walking in heels and I I and I won't even go there.
- 39:08SPEAKER_02: Never mind.
- 39:09SPEAKER_02: I won't even go there.
- 39:10SPEAKER_02: Um, it's like, and the agents need to realize it it doesn't have to be all about you, it needs to be about the content.
- 39:19SPEAKER_02: It needs to be the content also needs to be providing value.
- 39:23SPEAKER_02: So if it's a video that just showcasing you walking through the home, you didn't provide any value.
- 39:30SPEAKER_02: They want to see the home.
- 39:31SPEAKER_02: So stick to it.
- 39:32SPEAKER_02: And then find another key piece of content, whether it be education, community news, stuff about your local town.
- 39:40SPEAKER_02: You could you there's endless amounts of information that you can share about your local town.
- 39:45SPEAKER_02: Everyone's town's different.
- 39:47SPEAKER_02: I found out, and when I don't have anything community-wise, like community related or community development related, I find ways to talk up, still talk about my community and my town because people are still researching it.
- 39:59SPEAKER_02: So I say you stick to home tours and you stick to community news or anything about your town.
- 40:06SPEAKER_02: I think people will consistently ingest that as long as you stay consistent with your posting.
- 40:12SPEAKER_00: Yes.
- 40:13SPEAKER_00: Love that.
- 40:14SPEAKER_00: Um and then topics.
- 40:17SPEAKER_00: Like, like, do you have any within those buckets for agents have a hard time coming up with ideas because we we overthink it, right?
- 40:27SPEAKER_00: Um, any quick tips on once you have those buckets defined, how to then come up with individual topic ideas for them?
- 40:34SPEAKER_02: Yeah, I mean, obviously, I feel like the chat GPT thing has just been you're hammering nails in your head.
- 40:42SPEAKER_02: Like I can't con say it enough.
- 40:44SPEAKER_02: Chat GPT will help spike more interest or more creativity in your head.
- 40:48SPEAKER_02: You just have to let chat kind of take over.
- 40:51SPEAKER_02: You put into your chat GPT, um, what is everyone, what are the most Google questions about my town?
- 40:58SPEAKER_02: And then they're gonna come up with 10 different new questions every single month.
- 41:03SPEAKER_02: Ever and those 10 questions you have 10 new pieces of content on.
- 41:08SPEAKER_02: So make a video on all of that, green screen it.
- 41:11SPEAKER_02: That's easy.
- 41:12SPEAKER_02: You can green screen from your desk.
- 41:13SPEAKER_02: You don't have to be at that place.
- 41:14SPEAKER_02: So people love ingesting green screen videos.
- 41:18SPEAKER_02: You could do that anywhere.
- 41:19SPEAKER_02: So it's yeah, it's just easy.
- 41:21SPEAKER_02: And then throwing up a picture of whatever you're talking about behind you.
- 41:25SPEAKER_02: Those those are easy ways to come up with content like that.
- 41:29SPEAKER_00: Yep, love it.
- 41:31SPEAKER_00: Uh Chat GPT is is just it's so integral.
- 41:37SPEAKER_00: It should be so integral in your business on a on a daily basis, all day long.
- 41:41SPEAKER_00: It is to mine, and and usually it's it's not like, hey, do all of this for me.
- 41:45SPEAKER_00: It's hey, give me some ideas, help me flesh this out, help me get this, you know, think this through a little bit more.
- 41:52SPEAKER_00: Some of it's garbage, some of it's good.
- 41:53SPEAKER_00: And you're like, oh, yeah, that reminds me I could do this.
- 41:56SPEAKER_00: It's just it's so dumb to not do that.
- 41:59SPEAKER_02: Yeah, it just spikes my create my creativity sometimes.
- 42:02SPEAKER_02: I'm like, oh crap, I didn't even know people were Googling that.
- 42:04SPEAKER_02: I know I can go, I can take this a step farther now.
- 42:07SPEAKER_02: I can really give them the goods.
- 42:09SPEAKER_02: So it's just gonna start, it's gonna give you a starting point.
- 42:12SPEAKER_02: I just say start there, and then you'll you'll have endless content.
- 42:16SPEAKER_02: It'll just keep growing from there.
- 42:18SPEAKER_02: And then you can start building off of those questions and those those research topics.
- 42:23SPEAKER_00: Love it.
- 42:24SPEAKER_00: Uh yours, you have quite a system, quite a process, quite a workflow to do all this.
- 42:30SPEAKER_00: What other AI tools are involved?
- 42:31SPEAKER_00: I mean, our guests last week, AI and his VAs, pretty much do the whole thing.
- 42:36SPEAKER_00: Um, it's pretty much turnkey for him.
- 42:38SPEAKER_00: But aside from chat GPT for some research, do you have any other AI tools involved?
- 42:43SPEAKER_02: Um, AI tools, I use many chat for all my response on TikTok.
- 42:49SPEAKER_02: I mean, not TikTok, um Instagram.
- 42:51SPEAKER_00: Oh, I wish.
- 42:52SPEAKER_00: Yeah.
- 42:52SPEAKER_02: For the second it goes into TikTok, I'm gonna be like, oh, hallelujah.
- 42:56SPEAKER_02: But yeah, mini chat has been a lifesavier for all of my inquiries on Instagram.
- 43:03SPEAKER_02: That's where I immediately capture all my leads.
- 43:05SPEAKER_02: It's so helpful.
- 43:06SPEAKER_02: Um, and then I also use a tool called Buffer.
- 43:09SPEAKER_02: So I schedule out all of my content at least two weeks in advance.
- 43:14SPEAKER_02: So I have all of my videos posted, all of my captions, everything is posted within Buffer, and I have my assistant do that for me.
- 43:22SPEAKER_02: She gets all my videos.
- 43:23SPEAKER_02: I don't even watch my videos before they're posted, to be honest with you.
- 43:27SPEAKER_02: I I already know what the content is because I filmed it, but from there, I don't edit my own videos.
- 43:32SPEAKER_02: I have an editor who films and edits for me.
- 43:36SPEAKER_02: So I know what the content is, but from there on out, they get uploaded to a Google Drive.
- 43:40SPEAKER_02: My assistant uploads all of them into uh Buffer, and then Buffer schedules out through all my four systems.
- 43:48SPEAKER_02: So I upload them into YouTube, TikTok, Instagram, and Facebook.
- 43:52SPEAKER_02: And then from there, you can also do different types of captions for each one because you know each platform needs its Certain type of caption, they're all a little different.
- 44:02SPEAKER_02: So you can customize each caption within Buffer as well.
- 44:05SPEAKER_02: And then they're set, and I just let them go.
- 44:09SPEAKER_02: Let them go to town.
- 44:10SPEAKER_02: I used to do it manually.
- 44:12SPEAKER_02: This system has fought me back hours and hours of lead gen work that I get to work on now.
- 44:18SPEAKER_02: So now I'm personally going after and following up on all my leads.
- 44:22SPEAKER_02: Before I had no time, I was losing all of those leads.
- 44:25SPEAKER_00: Right.
- 44:26SPEAKER_00: Well, I'm glad you mentioned.
- 44:28SPEAKER_00: I'm surprised I actually used buffer, but I'm glad you mentioned it because uh it so often people think that you can't use a scheduling tool or else it'll it'll hurt your posts, it'll diminish your reach, uh, it won't do so well.
- 44:41SPEAKER_00: And you know, I for the most part that is an outdated like that used to be that way.
- 44:47SPEAKER_00: And and I think it it also it's platform specific, but Metrocool, Buffer, obviously, like these tools are being used by some of the biggest creators, and it's obviously working well for you.
- 44:59SPEAKER_00: So make your life easier, like just schedule that shit out in mass.
- 45:04SPEAKER_02: I uh I postpone ever using a scheduler because I believed that rule so so heavy.
- 45:10SPEAKER_02: I was like, it is going to ruin my reach, and I worked so hard and I don't want this to go away.
- 45:16SPEAKER_02: And then I'm like, you know what?
- 45:18SPEAKER_02: I I've got to find some time in my day.
- 45:20SPEAKER_02: I've got to buy back some time.
- 45:21SPEAKER_02: Let's just see how it works.
- 45:22SPEAKER_02: And it didn't affect it at all.
- 45:24SPEAKER_02: It really didn't.
- 45:25SPEAKER_02: I was like, oh my God, I wish I would have started this six months ago.
- 45:28SPEAKER_00: Right.
- 45:29SPEAKER_00: Right, right.
- 45:30SPEAKER_00: Um I find myself so with that, like you edit the captions and everything right onto the video itself, right?
- 45:38SPEAKER_00: Mm-hmm.
- 45:39SPEAKER_00: Okay.
- 45:40SPEAKER_00: I find myself sometimes because I use Metro Cool uh and and repurpose, which automates some stuff.
- 45:47SPEAKER_00: But every once in a while I'm like, well, maybe I'll just upload this natively into Reels so I can use the Instagram captions instead of the one that I that I took from TikTok or whatever.
- 45:56SPEAKER_00: I'm like, maybe that'll help it perform better.
- 45:58SPEAKER_00: Some of my best performing posts lately haven't even had captions.
- 46:02SPEAKER_00: So really yeah, like like I just had a video, my first ever million view video.
- 46:08SPEAKER_00: It was the um the the Andy Elliott video.
- 46:10SPEAKER_00: I don't know if you saw that one.
- 46:11SPEAKER_02: Okay, yeah.
- 46:12SPEAKER_00: But 1.5 million on Facebook, uh which is cool.
- 46:17SPEAKER_00: No captions.
- 46:18SPEAKER_00: Like I'd say my top five best performing posts, no captions at all.
- 46:21SPEAKER_00: So I'm like, why aren't I just like, why do I still I still have that stupid thing burned into my brain from so many years ago that's outdated?
- 46:29SPEAKER_00: And then I just go back to scheduling and makes life easier.
- 46:32SPEAKER_02: Yeah, I but I agree with you, and it doesn't even have to be about videos.
- 46:35SPEAKER_02: I think that so many real estate agents have this thing, whatever it may be, ingrained in their head that's holding them back from growing in their business.
- 46:43SPEAKER_02: And it's either imposter syndrome or it's even these seasoned agents that think, oh no, I've never had to do that in my business.
- 46:51SPEAKER_02: I I'm not gonna do that.
- 46:52SPEAKER_02: And I'm like, well, you've been in the business for 20 years, so obviously what you did has worked, but times do change.
- 46:59SPEAKER_02: So why not grow in your business and get on video?
- 47:03SPEAKER_02: Or why not change up a little bit?
- 47:05SPEAKER_02: I think people have no matter what it is, there's always something that's holding someone back from doing something different or growing from something else.
- 47:12SPEAKER_00: Thousand percent.
- 47:13SPEAKER_00: Yeah.
- 47:14SPEAKER_00: I I let go of a I recently I hired a videographer through about four months ago, and and I decided, you know what, I'm just gonna try a bunch of different styles of video.
- 47:26SPEAKER_00: Some are gonna be funny, some are gonna be skits, some are gonna be like, you know, delivering some information, like talking head style, uh green screen stuff.
- 47:33SPEAKER_00: I'm just gonna do a bunch of it as often as possible, you know, once or twice a day, and just see see what happens.
- 47:40SPEAKER_00: And then I can look at all of it and see what worked best is where I can do more of that.
- 47:43SPEAKER_00: And and I had this, I can't even describe it, but like I'm like, my content needs to be this certain way.
- 47:50SPEAKER_00: And then I finally said, fuck it, let's just go for quantity.
- 47:53SPEAKER_00: I mean, the quality went up, but let's just do more of it, yeah.
- 47:58SPEAKER_00: Yeah.
- 47:58SPEAKER_00: And and as long as it's all still for your ideal audience, if I was doing stuff just random videos trying to go viral, uh, that would be a problem.
- 48:08SPEAKER_00: But as long as you're creating it for your ideal audience and you have them in mind, try a bunch of shit.
- 48:15SPEAKER_02: Yeah, just do it.
- 48:17SPEAKER_02: That's what I did.
- 48:18SPEAKER_02: I was as long as I was posting every single day, like we'll f eventually something will hit.
- 48:24SPEAKER_02: Eventually something I'll figure out, and I'll click and I'll be like, this is what it is, this is what it needs to be.
- 48:29SPEAKER_02: Because people were engaging and people were telling you, whether they knew or knew it or not, they were telling you in one way or other, whether it be a comment or a like or a share, they were telling you what needed to be shared and what needed to be posted.
- 48:41SPEAKER_02: It's just you have to you have to go out there and just shoot around and see what hits.
- 48:46SPEAKER_00: Jesse, this has been gold.
- 48:48SPEAKER_00: We'll have to have you back another time.
- 48:50SPEAKER_00: But um what for anyone that wants to see what you're doing and how you're doing it and look at your process and everything, where can they find you?
- 48:59SPEAKER_00: Um, yeah, where can they learn from you?
- 49:02SPEAKER_02: Um well, my easiest tool to go to is obviously my Instagram.
- 49:05SPEAKER_02: Uh Jesse V Realty is my Instagram handle name.
- 49:10SPEAKER_02: And my audience will not let me change my Instagram name.
- 49:13SPEAKER_02: I tried and I'm known as Jesse V, so it's stuck and it's gonna have to stay that way.
- 49:18SPEAKER_02: So um Jesse V Realty is my Instagram.
- 49:21SPEAKER_02: And then from there I have some links, I have some resources that even other agents can get in touch with me on.
- 49:26SPEAKER_02: I have um a mark, a 12-month marketing plan that's on there.
- 49:31SPEAKER_02: I have a t a 12-month marketing template, I have other Canva templates for marketing, I have um even a link that you can schedule a call with me to do a whole marketing plan workup for your own business.
- 49:43SPEAKER_02: I love to help other agents.
- 49:44SPEAKER_02: I still am helping them grow and re-rebrand their businesses.
- 49:48SPEAKER_02: And so um, I have a link you could schedule a call with me.
- 49:51SPEAKER_02: Um there's yeah, there's just a bunch of other things on there that you could look into and kind of see what I'm doing.
- 49:56SPEAKER_00: From your Instagram link?
- 49:57SPEAKER_02: Yep, there's a stand store that you can click on and it all sends them to all of those links.
- 50:02SPEAKER_00: Love it.
- 50:03SPEAKER_00: And as always, we'll link to that in the show notes if you're listening to the pod.
- 50:06SPEAKER_00: If you're watching on YouTube, it's in the description.
- 50:08SPEAKER_00: So we'll put Jesse's links there.
- 50:10SPEAKER_00: Uh one of my favorite follows.
- 50:12SPEAKER_00: And I've noticed I'm getting a lot of you know, what's happening in Gilbert, Arizona content thanks to me watching your stuff.
- 50:18SPEAKER_02: So now it's starting to pop up in your beep.
- 50:21SPEAKER_00: I love it.
- 50:21SPEAKER_00: I love it.
- 50:22SPEAKER_00: But at least I at least I know.
- 50:24SPEAKER_02: Yeah, you know what's going on over here.
- 50:26SPEAKER_00: I appreciate you so much being on and sharing this wisdom and uh keep it rolling.
- 50:32SPEAKER_00: I mean, you're you're crushing.
- 50:34SPEAKER_00: Um I'm curious to see, you know, six months from now, maybe we'll have you come back and do an update.
- 50:38SPEAKER_02: Yeah, I would love that.
- 50:39SPEAKER_02: See how my see how my business went.
- 50:42SPEAKER_00: Exactly.
- 50:42SPEAKER_00: Yeah, thanks, Jesse.
- 50:44SPEAKER_02: Yeah, thank you so much.
- 50:45SPEAKER_00: I hope you learned something great from today's episode with Jesse.
- 50:48SPEAKER_00: Uh, definitely go to her Instagram, go click on her link, go see how she's doing it.
- 50:54SPEAKER_00: Just go watch how she's doing it and take inspiration from it.
- 50:57SPEAKER_00: You don't have to do it exactly the same way.
- 50:59SPEAKER_00: You don't have to do any of it.
- 51:00SPEAKER_00: And by the way, let me just say this a little disclaimer, I guess.
- 51:05SPEAKER_00: Last week's episode was all about an AI system that just automates the entire process.
- 51:10SPEAKER_00: Jesse V doesn't do that.
- 51:12SPEAKER_00: She's personally involved and does a lot of it, but uh they post the same types of content, similar.
- 51:18SPEAKER_00: Um, you don't have to do any of that.
- 51:21SPEAKER_00: So I know that we we bring people on here that just they're doing business a certain way that's working for them.
- 51:27SPEAKER_00: My my goal is just to give you some ideas, but you have to be picky enough to know if if jumping on to some new thing is going to be a distraction, where if that's going to hurt you and derail you from progress you're making already on whatever it is, or if these new ideas will just like take you further down the path.
- 51:47SPEAKER_00: If you're already doing social media and it's a it's something you've committed to and you're just trying to figure out exactly what that looks like, then it makes sense to implement some or all of what Jesse's talking about today.
- 51:59SPEAKER_00: But again, if you're doing something completely different and this was like an extra, and like you don't have to jump on the side on the shiny object, right?
- 52:08SPEAKER_00: You don't have to.
- 52:09SPEAKER_00: You're in control.
- 52:11SPEAKER_00: Just because somebody else is crushing it and getting a lot of business does not mean that you should drop everything and start doing that, because it takes effort and work and consistency to get good at it.
- 52:21SPEAKER_00: I mean, Jesse talked about she was doing social for years, and then finally, six months ago, figured out this new format.
- 52:27SPEAKER_00: But because she'd been practicing and was so consistent before that, she was able to start getting some quick results with this new format.
- 52:34SPEAKER_00: So just because there's a lot of ideas thrown out on the pod doesn't mean you have to do them all.
- 52:39SPEAKER_00: In fact, you really only need to do one or two.
- 52:41SPEAKER_00: Just decide what that is for you, and then just you know, push the rest aside.
- 52:47SPEAKER_00: Before we wrap, keeping current matters is a tool you need in your tool belt.
- 52:51SPEAKER_00: With if you haven't noticed, the market's completely shifted in most places.
- 52:56SPEAKER_00: There's there's far more listings than there are buyers.
- 52:59SPEAKER_00: Buyers are now like the client you want.
- 53:01SPEAKER_00: Well, that happened pretty quickly.
