• 0:32
SPEAKER_00: If you can just focus on those two things, if you know those numbers, you will hit your goal as long as you do the work.

• 1:10
SPEAKER_00: I am your host, Dustin Brome, here in Salt Lake City, Utah.
• 1:13
SPEAKER_00: And I am stoked as hell for this episode because this is gonna be a girthy episode.
• 1:20

• 1:22
SPEAKER_00: This is the red meat shit.
• 1:23
SPEAKER_00: This is what you're looking for.
• 1:25
SPEAKER_00: 2025 is what, two weeks away?
• 1:27
SPEAKER_00: Less than that, even it basically it's already started.
• 1:30
SPEAKER_00: Like you should already, you should already be kind of operating like the year started and you're moving towards it, even if you're taking some time for the family and all that, as you should, as you absolutely should be.
• 1:41
SPEAKER_00: Uh, it's a mentality more than anything.
• 1:44
SPEAKER_00: I'm gonna help you out here and I'm gonna give you a cheat code.
• 1:46
SPEAKER_00: I'm gonna I'm gonna give you the cheat code here.
• 1:48
SPEAKER_00: And so make sure you stay to the end.
• 1:50
SPEAKER_00: I'm gonna I'm gonna show you how to figure out exactly how many conversations to have every day and how many appointments you need on a weekly basis to hit your end goal at the end of the year.
• 1:59
SPEAKER_00: By reverse engineering it and breaking it down by knowing those numbers, as long as you do the work, you will hit your goal.
• 2:06
SPEAKER_00: You will, you will double your sales if you do the work, but you have to know the numbers.
• 2:11
SPEAKER_00: If the numbers are wrong on the low side, you're not gonna hit it.
• 2:14
SPEAKER_00: If the numbers are overestimated and you hit it on the high side, congratulations.
• 2:18
SPEAKER_00: You you more you hit your goal way early.
• 2:20
SPEAKER_00: Um, and then there's there's seven seven steps, right?
• 2:24
SPEAKER_00: So the math and the numbers is part of the first step.
• 2:26
SPEAKER_00: So at the end, I'll dive deep on that.
• 2:28
SPEAKER_00: I'm gonna go into the seven steps first, and then we'll get into the math.
• 2:32
SPEAKER_00: So stick through to the end uh so you can leave having marching orders and knowing exactly what to do on a daily and weekly basis.
• 2:40
SPEAKER_00: So, number one, the first step is to know the math.
• 2:43
SPEAKER_00: You have to know your numbers so that you have to have a target to aim at.
• 2:48
SPEAKER_00: If you want to double your real estate sales, if you want to double your sales as an agent, you have to know what that number is.
• 2:56
SPEAKER_00: So I know this sounds simple to some of you, but some of you don't know how many homes you've sold.
• 3:00
SPEAKER_00: You don't know what's going on in your business because you're not you're not looking.
• 3:04
SPEAKER_00: This is not very time consuming.
• 3:06
SPEAKER_00: It doesn't have to be.
• 3:07
SPEAKER_00: If you have a good CRM and you know decent software, you just open up and look at a dashboard and you know exactly what's going on.
• 3:14
SPEAKER_00: Some of you haven't taken the time to do that yet.
• 3:16
SPEAKER_00: So some of you have to do that.
• 3:18
SPEAKER_00: You have to know the math and know your numbers.
• 3:20
SPEAKER_00: So once you do, you can reverse engineer your sales goal.
• 3:24
SPEAKER_00: So, for example, I'm gonna use the example of selling 50 homes this year, or or next year, rather.
• 3:30
SPEAKER_00: So, how many conversations do you need on a weekly basis?
• 3:33
SPEAKER_00: How many do you need on a daily basis?
• 3:35
  SPEAKER_00: I'm gonna show you.
• 3:36
  SPEAKER_00: Right?
• 3:37
SPEAKER_00: So, we'll break it down from number of closings, 50, for example, and and just enter your goal, whatever that is.
• 3:44
SPEAKER_00: So, for this example, it's 50 sales.
• 3:46
  SPEAKER_00: How many?
• 3:47
SPEAKER_00: So, to get 50 sales, how many offers do you need to write?
• 3:49
SPEAKER_00: How many showings do you need to have?
• 3:51
SPEAKER_00: How many appointments, how many contacts, all that stuff.
• 3:53
  SPEAKER_00: I'll break it down.
• 3:54
SPEAKER_00: You have to know those.
• 3:55
SPEAKER_00: So that's step one is to know your numbers so you actually have a target to aim at.
• 4:00
SPEAKER_00: Otherwise, you're just aiming at aiming at anything.
• 4:03
SPEAKER_00: You're just throwing spaghetti at the wall and hoping some shit sticks.
• 4:06
SPEAKER_00: Step number two, stop guessing and track everything.
• 4:10
SPEAKER_00: Stop guessing and don't let this intimidate you.
• 4:13
SPEAKER_00: This does not have to be time consuming.
• 4:15
SPEAKER_00: Again, if you if you're using a solid CRM like Follow Up Boss, if you're or Lofty, or I mean there's a handful of really fantastic CRMs that are not super expensive, by the way.
• 4:27
SPEAKER_00: Like it's it's amazing to me how I see agents trying to save 30 bucks a month on their CRM, and then they piss hundreds, if not thousands, away on other shit that doesn't matter.
• 4:36
SPEAKER_00: And your your CRM, which should be your business manager, is not doing the stuff that it should, and it's making your job harder.
• 4:43
SPEAKER_00: So like just get a great CRM.
• 4:46
SPEAKER_00: I think follow up boss is 70 bucks a month, something like that.
• 4:50
SPEAKER_00: Um, you can all afford that.
• 4:51
SPEAKER_00: You can all budget for that and fit that in.
• 4:54
SPEAKER_00: Uh, and that's and if you want to be a business owner and bring other agents in your business, that is what you can use to scale.
• 5:00
SPEAKER_00: That's what all most of the biggest businesses in our industry use is follow up boss or lofty or Sierra.
• 5:08
SPEAKER_00: So stop skimping on the CRM and then freaking use it.
• 5:14
SPEAKER_00: And use it on a regular basis, right?
• 5:16
SPEAKER_00: It's only as good as the data you put into it.
• 5:18
SPEAKER_00: So if you don't do that very often, if it's not up to date and accurate, it's not going to give you accurate insights.
• 5:23
SPEAKER_00: So step number two is stop guessing and track everything.
• 5:25
SPEAKER_00: You need to know phone calls, contacts, appointments.
• 5:29
SPEAKER_00: If you don't know those things, you're literally just hoping for results.
• 5:33
SPEAKER_00: And if you hope, sometimes it doesn't happen.
• 5:36
SPEAKER_00: And when I say sometimes I'm just being nice, it doesn't freaking happen.
• 5:40
  SPEAKER_00: You can't just hope.
• 5:41
SPEAKER_00: Hope is not a business plan, uh, not a reliable one, anyways.
• 5:45
SPEAKER_00: Step number three, hire people and hire people faster.
• 5:49
SPEAKER_00: So many of you have a people problem.
• 5:52
SPEAKER_00: It's not an action problem, it's not uh it's not a systems problem, it's a people problem.
• 5:57
SPEAKER_00: You need to take work off of your plate so you can focus on income-producing activities.
• 6:03
SPEAKER_00: And most agents, like the vast majority of agents, even those that are productive, even those that are selling a bunch of homes, they're just overwhelmed.
• 6:12
SPEAKER_00: You're overwhelmed, you're burned out because you're trying to do everything.
• 6:16
SPEAKER_00: Everything that has to be done is on your plate.
• 6:18
SPEAKER_00: Everything that has to be done is on your shoulders.
• 6:21
SPEAKER_00: So to double your sales, you could just double the amount of time working.
• 6:26
SPEAKER_00: That's not very smart, is it?
• 6:28
SPEAKER_00: And not to mention, it's not the goal.
• 6:30
SPEAKER_00: Uh the goal is to have a great life and to build a business around it.
• 6:34
SPEAKER_00: Not settling for some life and some family time and some free time and some new time when your business allows.
• 6:42
SPEAKER_00: Uh, that's so many of us have it backwards.
• 6:45
SPEAKER_00: So many of you guys have it backwards.
• 6:47
SPEAKER_00: Like I so for a lot of you, that's the mental shift that you need to do this week.
• 6:51
  SPEAKER_00: This is a bonus.
• 6:52
SPEAKER_00: This is not part of the seven steps.
• 6:53
  SPEAKER_00: This is a bonus.
• 6:55
SPEAKER_00: Decide what kind of life you want.
• 6:57
SPEAKER_00: What do you want your days to look like?
• 6:59
  SPEAKER_00: What's important to you?
• 7:00
SPEAKER_00: What do you want to make sure that you get time to do, define your life, and then build a business around it.
• 7:07
SPEAKER_00: Structure a business around your life that can support and make the life you want possible.
• 7:12
  SPEAKER_00: That is the goal.
• 7:13
SPEAKER_00: And so many of you do it backwards.
• 7:15
SPEAKER_00: And I know because I did it wrong for so many years, I uh I lived my life when I had time to do it, right?
• 7:23
SPEAKER_00: I built my business, I was working, I was doing everything that the industry told me that I should be doing.
• 7:27
SPEAKER_00: And then uh, when I had some extra time, I'd spend it with my wife and kids.
• 7:31
  SPEAKER_00: That is not optimal.
• 7:33
SPEAKER_00: That is not the goal.
• 7:34
SPEAKER_00: So you need to free up as much time as you possibly can, take stuff off your plate by hiring great people to do that stuff for you so you can focus on income-producing activities.
• 7:44
SPEAKER_00: You need to delegate the rest.
• 7:46
SPEAKER_00: So I encourage you, if you don't have a transaction coordinator, what the hell?
• 7:51
  SPEAKER_00: Get one immediately.
• 7:52
  SPEAKER_00: It's not difficult.
• 7:54
SPEAKER_00: If you don't have one, it's for a lack of trying.
• 7:56
SPEAKER_00: You could if at the minimum, Google transaction coordinator for realtors.
• 8:03
SPEAKER_00: Like, and just and then start doing it.
• 8:05
SPEAKER_00: So get a TC, get a virtual assistant or multiple.
• 8:10
SPEAKER_00: Maybe some of you guys need a showing assistant that can be showing homes on your behalf.
• 8:14
SPEAKER_00: Uh, some of you aren't there yet and don't need that, but some of you absolutely do.
• 8:18
SPEAKER_00: Some of you are in a place where showings are taking up the vast majority of your day.
• 8:22
SPEAKER_00: Uh, showings suck, super time consuming.
• 8:25
SPEAKER_00: You don't have to be the one that does those.
• 8:27
  SPEAKER_00: You don't.
• 8:28
SPEAKER_00: Whoever taught whoever taught you that or whatever caused you to think inside your head that you have to be the one personally showing all the homes, you're just wrong.
• 8:39
SPEAKER_00: You can hire showing assistants to do it.
• 8:41
SPEAKER_00: And in fact, you can structure that in a way where your clients see it as a value add that they have you and a showing assistant who can show homes on your client's schedule.
• 8:51
SPEAKER_00: So it's like, hey, I hired someone, we have someone on the team.
• 8:55
SPEAKER_00: Their only job is to help show you houses when you need to see them, in addition to you.
• 9:01
SPEAKER_00: So it's a value add to them, it's a benefit to your clients.
• 9:04
SPEAKER_00: You just have to wrap your head around the concept first.
• 9:07
  SPEAKER_00: So hire faster.
• 9:08
SPEAKER_00: Number four, think bigger and think you have to master the client experience, not just transactions.
• 9:17
  SPEAKER_00: All right.
• 9:18
SPEAKER_00: A lot of us, when I say think bigger, you're a lot of you are focusing way too much on just transactions and getting deals done, but then you're not focusing on what kind of experience does your client have during the deal, during the transaction.
• 9:32
SPEAKER_00: What does that experience like for them?
• 9:34
SPEAKER_00: Is it is it low stress?
• 9:36
  SPEAKER_00: Is it streamlined?
• 9:38
  SPEAKER_00: Is it enjoyable?
• 9:39
  SPEAKER_00: I I know it's not always enjoyable.
• 9:41
SPEAKER_00: It not everything in this process can be enjoyable, but when they look back at it, do they feel like you really kicked ass, that you really went above and beyond, that you that you just did stuff that wowed them?
• 9:55
SPEAKER_00: And then what happens after the deal closes?
• 9:58
SPEAKER_00: A lot of you haven't even you don't pay attention to that because you're so focused on just getting getting business incoming, and you don't bother to think about how to take care of those people after the fact.
• 10:11
SPEAKER_00: So, step four is to think about the client experience and not just the transaction itself.
• 10:16
SPEAKER_00: Yes, the client experience during the transaction, but what about after the transaction?
• 10:20
SPEAKER_00: How do you take care of those people?
• 10:22
SPEAKER_00: How do you treat them like clients forever?
• 10:25
SPEAKER_00: It really a lot of you use the term past clients.
• 10:29
SPEAKER_00: I've used this term before too.
• 10:31
SPEAKER_00: Stop using the term past client.
• 10:34
SPEAKER_00: What that's saying is, hey, they used to be a client of mine, but they're no longer.
• 10:38
SPEAKER_00: Is that really what you believe?
• 10:40
SPEAKER_00: Is that really what you want?
• 10:41
SPEAKER_00: Or do you tell people you're a client for life?
• 10:44
SPEAKER_00: If they're a client for life, then freaking treat them like it.
• 10:47
SPEAKER_00: If you if you have clients and they are your clients for life, then you can get another deal out of them and another two or three or four, and then referrals, right?
• 10:55
SPEAKER_00: So that's how it should be.
• 10:57
SPEAKER_00: You should expect multiple transactions from these clients and referrals that come along the way.
• 11:03
SPEAKER_00: But you have to focus on the client experience.
• 11:05
SPEAKER_00: If they if they were wowed during the process and then you take care of them after, you that starts with setting great expectations up front, too, so that they're not surprised by a bunch of shit and stressed out by surprises.
• 11:16
SPEAKER_00: If you can create that great client experience, you're gonna sell so many damn houses.
• 11:22
SPEAKER_00: It especially in year two and three and four and five from now, it it just snowballs in a way you can't even imagine.
• 11:28
SPEAKER_00: Step number five to doubling your sales in 2025, become an expert on something specific.
• 11:35
SPEAKER_00: You cannot just be everything to everyone.
• 11:37
SPEAKER_00: If you try to be everything to everyone, you're nothing to nobody.
• 11:42
  SPEAKER_00: I think I said that right.
• 11:43
SPEAKER_00: Pick a niche, pick a specialty, pick a certain segment of the market that you want to service.
• 11:49
SPEAKER_00: In other words, do you want to be a luxury agent?
• 11:52
SPEAKER_00: If so, focus on that.
• 11:53
SPEAKER_00: Speak to those people who would be luxury clients.
• 11:57
  SPEAKER_00: How about relocation?
• 11:58
SPEAKER_00: Do you want to serve people who are moving to your area?
• 12:01
SPEAKER_00: Maybe you have a YouTube channel and you're focused on uh local content that people who are moving to your area would watch.
• 12:08
SPEAKER_00: And then you're servicing people moving to your area.
• 12:11
  SPEAKER_00: Great.
• 12:12
SPEAKER_00: Decide on that, go all in on that.
• 12:14
SPEAKER_00: You'll sell so many more houses than if you're trying to, well, I'm gonna be a luxury person and a relocation and I'm gonna service military clients and pick one, right?
• 12:23
SPEAKER_00: Pick one, master it, and then maybe you can add on.
• 12:25
SPEAKER_00: And it doesn't mean that you won't ever get any clients outside of that.
• 12:29
SPEAKER_00: But as far as like what you're putting out there and your whole focus and your intentionality, pick one specialty.
• 12:37
SPEAKER_00: Luxury, relocation, military, new builds, creative financing, even serving investor clients.
• 12:45
SPEAKER_00: When you become an expert on something, you're actually more valuable.
• 12:49
SPEAKER_00: You are sought out, you are more sought out.
• 12:52
SPEAKER_00: But if you are just another agent, just I'm just another agent.
• 12:56
SPEAKER_00: Well, oh, who do you service?
• 12:57
SPEAKER_00: Anyone who's buying, anyone who's selling, anyone in this area, and that every I've tried that.
• 13:03
  SPEAKER_00: I I think I've told you the story.
• 13:04
  SPEAKER_00: I'll tell you again.
• 13:06
SPEAKER_00: When I was new in this industry 14 years ago or so, every time I say that now, I feel old as shit.
• 13:13
SPEAKER_00: Um, I feel like I'm one of these fuddy duddies in the industry.
• 13:16
  SPEAKER_00: I know I'm not, because I feel like I'm 17.
• 13:19
SPEAKER_00: Anyways, my mentor at the time, my first mentor in real estate, told me that uh I need to pick a farm area.
• 13:27
SPEAKER_00: I need to pick like one neighborhood, one subdivision, and just focus everything on that.
• 13:33
SPEAKER_00: What I heard was, well, that's too small.
• 13:35
SPEAKER_00: Like there's not enough business.
• 13:37
SPEAKER_00: It it wouldn't it be better to just focus on the whole city?
• 13:40
SPEAKER_00: And so what did I do?
• 13:41
SPEAKER_00: In my infinite freaking wisdom, I focused on all of Salt Lake City instead of just one farm area.
• 13:48
SPEAKER_00: Now, I did have a farm area that I decided on uh a while back, Olympus Cove.
• 13:53
SPEAKER_00: I did a bunch of door knocking.
• 13:54
SPEAKER_00: I did I so I did have, I was more focused on one area, on one area than others.
• 13:59
SPEAKER_00: However, a lot of my marketing was Salt Lake.
• 14:02
SPEAKER_00: So I was trying to be a listing agent, a buyer's agent, um a relocation specialist, an investor-friendly agent to all of Salt Lake City.
• 14:09
SPEAKER_00: It just diluted my my messaging, it diluted my marketing, it diluted my ad spend, it diluted everything.
• 14:16
  SPEAKER_00: And guess what?
• 14:16
SPEAKER_00: I sold way fewer homes than if I just focused like a laser beam on one area.
• 14:21
SPEAKER_00: So pick an area, pick a niche, pick a specialty.
• 14:25
SPEAKER_00: You cannot be everything to everybody, but you can be everything to somebody.
• 14:30
SPEAKER_00: Number six, time block like your income depends on it, because it does.
• 14:39
SPEAKER_00: Success as an agent, and especially in this context, doubling your sales in the coming year, it hinges on time management.
• 14:46
  SPEAKER_00: It really does.
• 14:47
SPEAKER_00: It success will rise or fall based on your ability to manage your time, what you're spending your time doing.
• 14:55
SPEAKER_00: So you double your sales by focusing at least 80% of your time on income-producing activities, lead generation, follow-up, appointments.
• 15:03
SPEAKER_00: And some of those appointments you can even outsource to showing agents and sales partners, right?
• 15:08
SPEAKER_00: Uh you cannot let tedious administrative tasks eat up your whole day.
• 15:14
SPEAKER_00: If every once in a while, every single one of us is gonna have one of those days where we're like, holy shit, I was busy today, but what the hell did I do?
• 15:22
SPEAKER_00: Like, what did I even do today?
• 15:23
  SPEAKER_00: I was so busy.
• 15:24
SPEAKER_00: That's gonna happen from time to time.
• 15:26
SPEAKER_00: You cannot have 100% of your days be wildly productive all the time.
• 15:30
SPEAKER_00: But if most of your days are just like busy work and a bunch of stuff, you're doing a bunch of stuff that you could be hiring out to somebody else for 12 bucks an hour, 15 bucks an hour, 20 bucks an hour.
• 15:41
SPEAKER_00: And you cannot you cannot double your sales if you're spending your valuable, precious time doing administrative tasks.
• 15:50
  SPEAKER_00: You just can't.
• 15:51
SPEAKER_00: You need to hire someone to do those things for you.
• 15:55
  SPEAKER_00: Number seven, okay.
• 15:57
SPEAKER_00: Step number seven is um your health and habits are non-negotiable, right?
• 16:03
SPEAKER_00: You you have to take care of your health and your habits.
• 16:08
SPEAKER_00: Doubling your sales will require energy.
• 16:11
SPEAKER_00: It's gonna require focus, it's gonna require mental strength.
• 16:15
  SPEAKER_00: It just is, right?
• 16:16
SPEAKER_00: You're trying to double what you what you did this year is is normal for you.
• 16:22
  SPEAKER_00: It's average, right?
• 16:23
SPEAKER_00: If you want to double your average, you have to become a different person.
• 16:26
SPEAKER_00: You have to upgrade yourself, you have to grow, you have to stretch.
• 16:30
SPEAKER_00: So you really have to dramatically increase your energy.
• 16:37
SPEAKER_00: If you want to to do that, you have to get serious about your exercise, about your health, about your nutrition, about your sleep, about your water consumption, limiting caffeine and energy drinks and just horseshit garbage food and drinks.
• 16:51
SPEAKER_00: Alcohol for some of you is a problem.
• 16:54
SPEAKER_00: Um you can't sell, you know, you can't double your sales, um, just running on coffee and junk food and drive-throughs between showings and no sleep because you're working all the damn time.
• 17:06
SPEAKER_00: You will burn out, you will get fat, you will become unhealthy, you you are it's just if income is your only goal and nothing else matters, have at it.
• 17:19
SPEAKER_00: But if you know that income is just part of life, and there's so much more that's way more important than that, take your health seriously.
• 17:28
  SPEAKER_00: Right?
• 17:29
SPEAKER_00: You need to you need to incre improve your health and your health and fitness habits this year, take it seriously, get sleep, drink a shitload of water.
• 17:38
SPEAKER_00: Maybe you need vitamins, maybe you need supplements.
• 17:40
SPEAKER_00: Most of us do, get blood tests on a regular basis, find out what you're lacking and what you need.
• 17:45
SPEAKER_00: Take your health seriously because to double your sales, if you just doubled your energy and your confidence that comes with that, and you felt good when you look in the mirror, and and people respect you when they look at you because you're in shape.
• 18:00
SPEAKER_00: But I'm just being honest, like when somebody sees an overweight person, there's a there's a subconscious lack of respect.
• 18:07
  SPEAKER_00: There just is.
• 18:09
SPEAKER_00: When somebody sees a fit, in-shape person that's obviously taking care of themselves, there's a subconscious respect.
• 18:17
  SPEAKER_00: You want the latter.
• 18:19
SPEAKER_00: So take your health seriously this year.
• 18:22
SPEAKER_00: You need your energy to be through the roof.
• 18:24
SPEAKER_00: And uh, I think you'd be surprised at how far that will go to help you double your sales, maybe even triple or quadruple your sales if you really commit.
• 18:32
SPEAKER_00: And uh, I'm gonna give you one bonus step.
• 18:34
SPEAKER_00: Okay, I'm gonna give you bonus steps.
• 18:35
SPEAKER_00: Step number eight, stop selling and start leading.
• 18:38
  SPEAKER_00: Here's what I mean by that.
• 18:40
SPEAKER_00: You need to become a trusted advisor.
• 18:42
SPEAKER_00: You need to position yourself as a trusted advisor, a real estate advisor, not just another salesperson, not just another door opening realtor, not just another real estate agent that puts a sign in the yard, throws a house on the MLS, opens some doors, writes some offers.
• 18:57
SPEAKER_00: Because there are thousands of you.
• 18:59
SPEAKER_00: There are thousands of you.
• 19:00
SPEAKER_00: There's nothing that separates you.
• 19:02
SPEAKER_00: And if that's all someone's looking for, or if you make it seem like that's all that there is to it, they're just gonna find the cheapest one.
• 19:09
SPEAKER_00: There's always someone willing to do it cheaper if you if you commoditize yourself.
• 19:13
SPEAKER_00: So to double your sales, you knew you absolutely need to be seen as an authority through the content that you put out there, through the relationships that you have, through market expertise.
• 19:26
SPEAKER_00: Your content goes a long way.
• 19:28
SPEAKER_00: What you put on Instagram, what you put in your stories, what you post on Facebook, and then how people interact with you face to face, the conversations you have with them, how you carry yourself, all of that can position you as a leader, as an advisor, and not just another freaking salesperson.
• 19:45
  SPEAKER_00: Um that's a losing game.
• 19:48
SPEAKER_00: If you're a trusted advisor, you're in demand because it it that's so rare.
• 19:52
SPEAKER_00: If you are just another realtor, good luck you're competing with thousands of others and you're not gonna win.
• 19:58
  SPEAKER_00: You're just not.
• 19:59
SPEAKER_00: So I told you that I would jump into the math and break down the math because number one, okay, step number one was know the math, know the numbers around hitting your goals.
• 20:09
SPEAKER_00: So for this, I'm gonna go with with a goal of 50 closed transactions in the year.
• 20:15
SPEAKER_00: So increase this, reduce this, depending on whatever your goals are.
• 20:19
SPEAKER_00: Uh I'll show you how to do this.
• 20:20
  SPEAKER_00: Okay.
• 20:21
SPEAKER_00: So if your goal is 50 closed transactions for the year, we need to find out how many accepted offers will lead to that many transactions.
• 20:28
SPEAKER_00: So if 85% of the offers you close, oh let me say this first.
• 20:32
SPEAKER_00: Let me say this real quick.
• 20:34
SPEAKER_00: These numbers, I did a bunch of research to try to find like industry averages.
• 20:38
SPEAKER_00: If you my my mentor and and uh friend Sharon, Sharon Shravatsa says this, and I love this.
• 20:46
SPEAKER_00: If you have more data that shows better numbers than what I'm about to give you, use yours.
• 20:52
SPEAKER_00: If you don't, use mine.
• 20:54
SPEAKER_00: I'm gonna give you industry averages, but if you have enough data, if you've been tracking it enough and you know that your numbers are different, then use your data.
• 21:00
SPEAKER_00: If you don't have enough data, use mine.
• 21:03
  SPEAKER_00: Simple.
• 21:04
SPEAKER_00: So closed transactions, how many accepted offers does it take to get 50 closed transactions?
• 21:09
SPEAKER_00: Well, if 85% of the offers you make close, or if 85% of the uh of the accepted offers end up closing, that means to close 50, you need 59, 59 undercontracts, right?
• 21:23
SPEAKER_00: Okay, so of those accepted offers, how many showings are required to get the accepted offers?
• 21:29
SPEAKER_00: We're just reverse engineering here.
• 21:30
SPEAKER_00: And don't worry, I'll flip it at the end and I'll break it down and make it simple.
• 21:33
SPEAKER_00: But if you're following along, 50 closed transactions, you need 59 offers, right?
• 21:38
SPEAKER_00: 85% of the undercontracts close.
• 21:41
SPEAKER_00: Maybe yours is better, whatever.
• 21:42
SPEAKER_00: But to get 50, you need 59 uh accepted offers.
• 21:46
SPEAKER_00: How many showings for buyers does it take to get that?
• 21:50
SPEAKER_00: I know that there's listings as part of this too.
• 21:52
SPEAKER_00: But if one accepted offer comes from one in four showings, if one out of every four showings leads to an accepted offer.
• 22:00
SPEAKER_00: Then you need 236 serious showings throughout the year.
• 22:05
SPEAKER_00: To get those 59 accepted offers, times that by four, because one in four, right?
• 22:11
SPEAKER_00: It takes four showings to get one accepted offer, 236 serious showings.
• 22:16
SPEAKER_00: How many appointments does it take, right?
• 22:19
SPEAKER_00: How many to get those 236 serious showings?
• 22:23
SPEAKER_00: How do you get those appointments?
• 22:24
SPEAKER_00: Well, assuming a 50% appointment to client conversion, right?
• 22:29
SPEAKER_00: 50% appointment to client conversion, meaning out of every appointment, you're going to turn half of them into clients.
• 22:36
SPEAKER_00: You meet with two people, what for every two people you meet, one of them will become a client.
• 22:40
SPEAKER_00: To get 59 signed clients, you need 118 appointments.
• 22:46
SPEAKER_00: So to get that many to get 118 appointments, how many leads or contacts does that take?
• 22:51
SPEAKER_00: If you book one appointment for every 25 conversations, then you need 118 uh sorry, you need 2,950 contacts throughout a year.
• 23:04
SPEAKER_00: Let me simplify, because some of you are like, what the hell are you saying?
• 23:07
  SPEAKER_00: You're confusing me.
• 23:08
  SPEAKER_00: I get it, right?
• 23:09
SPEAKER_00: Trying to like trying to say this on a podcast with reverse engineering is kind of tough.
• 23:13
SPEAKER_00: That's why I'm going to break it down.
• 23:14
  SPEAKER_00: So have no fear.
• 23:16
  SPEAKER_00: Here we go.
• 23:16
  SPEAKER_00: There's 50 weeks in the year.
• 23:18
SPEAKER_00: Let's assume two weeks off.
• 23:20
SPEAKER_00: Here's what you need to do on a weekly basis.
• 23:22
SPEAKER_00: So to get those 2,950 conversations happening throughout the course of the year, which sounds daunting, right?
• 23:29
SPEAKER_00: Holy shit, almost 3,000 conversations in a year.
• 23:32
SPEAKER_00: How am I ever going to do that?
• 23:33
  SPEAKER_00: Well, here's how.
• 23:34
SPEAKER_00: You break it down over 50 weeks.
• 23:36
SPEAKER_00: We'll give you two weeks off.
• 23:38
SPEAKER_00: 2,950 contacts divided by those 50 weeks equals 59 conversations per week.
• 23:44
  SPEAKER_00: That's about 12 conversations per day, assuming a five-day work week.
• 23:50
SPEAKER_00: 12 conversations per day, five days a week.
• 23:53
  SPEAKER_00: Okay?
• 23:54
SPEAKER_00: Now appointments to get 118 appointments, which is what it takes to get that many offers accepted, and blah, blah, blah.
• 24:01
  SPEAKER_00: Right?
• 24:02
SPEAKER_00: So you want 12 conversations per day.
• 24:04
SPEAKER_00: You need 118 appointments per year, divide that by 50 weeks.
• 24:07
SPEAKER_00: That's two to three appointments per week.
• 24:10
  SPEAKER_00: Here's the summary.
• 24:12
SPEAKER_00: Okay, to close 50 transactions, your goals on a daily basis should be 12 conversations a day.
• 24:19
SPEAKER_00: This does not mean hour-long conversations with people.
• 24:22
  SPEAKER_00: That's not necessarily what I mean.
• 24:24
SPEAKER_00: I just mean an actual legitimate conversation with somebody.
• 24:29
SPEAKER_00: That could be 90 seconds, it could be 90 minutes.
• 24:32
SPEAKER_00: It's going to be somewhere in between, right?
• 24:34
SPEAKER_00: So in one to two hours of solid prospecting, whether that's commenting on people's stuff on social, calling your database, calling your leads, doing all that stuff, right?
• 24:45
  SPEAKER_00: 12 conversations per day.
• 24:47
SPEAKER_00: They could be text conversations, by the way.
• 24:49
  SPEAKER_00: Those count.
• 24:50
SPEAKER_00: Anyone that tells you otherwise, I don't know what year they're living in.
• 24:53
SPEAKER_00: 12 meaningful interactions with people on a daily basis.
• 24:57
SPEAKER_00: You can do that in one to two hours a day.
• 25:00
SPEAKER_00: 12 meaningful conversations per day.
• 25:04
SPEAKER_00: That will lead to two to three appointments per week.
• 25:08
SPEAKER_00: And that will lead to five serious showings per week with buyers.
• 25:12
SPEAKER_00: If you just focus on the 12 conversations per day on average, you will hit your goal.
• 25:20
SPEAKER_00: If your goal is 50.
• 25:21
SPEAKER_00: If not, you need to change the numbers on this.
• 25:24
SPEAKER_00: But if your goal is 100 sales, 24 conversations per day.
• 25:28
SPEAKER_00: And yes, you can have others, part of your team, others helping you to have those conversations, of course.
• 25:36
SPEAKER_00: If you have if you're building a business.
• 25:37
SPEAKER_00: But if it's just you right now, 12 conversations per day equals 50 transactions in a year based on the numbers that I've researched that seem to be industry averages.
• 25:48
SPEAKER_00: I believe you will do better than this.
• 25:50
SPEAKER_00: But if you can just overestimate, you'll crush it.
• 25:54
SPEAKER_00: You will absolutely crush your goal.
• 25:55
SPEAKER_00: Let's say you're selling a home a month right now, 12 homes per year, and you're like, you know what?
• 26:01
SPEAKER_00: I commit to having 12 meaningful interactions per day, five days a week.
• 26:05
SPEAKER_00: Okay, one to two hours of solid prospecting five days a week.
• 26:08
SPEAKER_00: By the way, you can all do that.
• 26:10
SPEAKER_00: You can all find time to do that.
• 26:11
SPEAKER_00: The question is, will you?
• 26:13
  SPEAKER_00: That's the only question.
• 26:15
SPEAKER_00: So if all of a sudden you just have 12 conversations per day, I don't care where you're at, how many homes you've sold, you will end the year selling more than 50 houses.
• 26:25
SPEAKER_00: I believe 50 houses sold is a minimum, a bare minimum, if you commit to 12 conversations per day.
• 26:33
SPEAKER_00: That should lead to two or three appointments per day, and you should be getting five serious showings per week with buyers.
• 26:41
SPEAKER_00: That is what you need to focus on.
• 26:44
SPEAKER_00: All the other math that I talked about is reverse engineering.
• 26:46
SPEAKER_00: I don't want you to worry so much about conversion rates and this and that.
• 26:49
SPEAKER_00: Just this is why we reverse engineer it.
• 26:51
SPEAKER_00: If the goal is 50, there's a bunch of math in the middle that confused you, right?
• 26:55
SPEAKER_00: That was overwhelming to hear.
• 26:56
SPEAKER_00: I confused myself as I was trying to break that shit down.
• 26:59
SPEAKER_00: 50 deals a year equals 12 conversations a day that are meaningful.
• 27:05
SPEAKER_00: That could be a three-minute conversation, 10-minute conversation, whatever.
• 27:10
SPEAKER_00: Just a meaningful interaction, 12 per day.
• 27:13
SPEAKER_00: You can all do that.
• 27:15
  SPEAKER_00: Time block that shit.
• 27:18
SPEAKER_00: By breaking it down, I hope you can see what working smarter looks like.
• 27:24
  SPEAKER_00: Right?
• 27:25
SPEAKER_00: Yes, you need to potentially work harder, but doing what?
• 27:29
SPEAKER_00: When you know exactly what to what to aim at, you can actually aim at it.
• 27:34
SPEAKER_00: So that should be your goal.
• 27:35
  SPEAKER_00: There you go.
• 27:36
SPEAKER_00: If your goal is 50 home sales in a year, 12 conversations a day, which should lead to two to three appointments per week.
• 27:45
  SPEAKER_00: That's it.
• 27:47
SPEAKER_00: Forget everything else, forget the conversion rate.
• 27:49
SPEAKER_00: Like you'll get better over time.
• 27:51
SPEAKER_00: I don't want you to worry about a bunch of other shit.
• 27:53
SPEAKER_00: Just how can you structure your day in a way and time block to where you can have 12 meaningful interactions with people on a daily basis, five days a week.
• 28:03
SPEAKER_00: And you're gonna do bonus every like you go to the store or you go to your kid's soccer game and you maybe you have a quick conversation on a Saturday, and that's a bonus, like that's bonus.
• 28:11
SPEAKER_00: Try to hit it in the five-day period, Monday through Friday.
• 28:14
  SPEAKER_00: Everything else is bonus.
• 28:15
SPEAKER_00: Watch you just crush, crush your goal.
• 28:19
SPEAKER_00: So I hope this was helpful.
• 28:21
  SPEAKER_00: Thank you for listening.
• 28:22
SPEAKER_00: I do want to say this though.
• 28:24
SPEAKER_00: Part of I'm gonna give you step nine.
• 28:27
  SPEAKER_00: Okay.
• 28:28
SPEAKER_00: So uh uh, I gave you bonus step eight, I'm gonna give you bonus step nine for doubling your sales.
• 28:34
SPEAKER_00: Part of working smarter is just making shit easier for yourself.
• 28:39
SPEAKER_00: You if you're gonna be a trusted real estate advisor and position yourself as such, you need to be knowledgeable.
• 28:44
SPEAKER_00: You need to know what's happening, why it's happening, what it means.

• 30:25
SPEAKER_00: I've been offered, I I could have had a lot more sponsors, but I did not believe that they offered something great.
• 30:33
SPEAKER_00: Any sponsor you ever hear on the show or any partner of ours, I truly believe in.
