- 1:55There you go.
- 1:57Okay, say one other thing.
- 1:58So the list, listen, let me just tell you straight up.
- 2:00The market's shifted.
- 2:01You know that.
- 2:02We've moved from a refined dominant market to a purchased dominant market.
- 2:05And you want more purchase business and you want likely more referrals
- 2:10from real estate agents, but the challenge is so do a lot of other loan officers.
- 2:16A lot of other loan officers have shifted and they're now going after the same agents
- 2:20you're going after.
- 2:21And it's challenging to get attention, to rise above the noise, to stand out, to get
- 2:26an agent to take your call, to call you back.
- 2:28What do you do?
- 2:29Therefore, you need a solution.
- 2:32And that's what we've provided for you is the my agent classes platform.
- 2:37Imagine a plug-in play, turn key educational platform that puts you front and center in
- 2:44your local market to attract agents every single month, like clockwork, to drive awareness,
- 2:50engagement and conversion to referral partners.
- 2:55That's what it does.
- 2:56You want to learn more?
- 2:57You go to mortgagemarketing.pro, everything's there for you to learn more.
- 3:00And if this is right for you, and I know it's not right for everybody, and that's okay.
- 3:04But if there were a better way for you to attract, capture and convert real estate agents
- 3:10and get referrals from them, I would be talking about it.
- 3:15So please go check out mortgagemarketing.pro and see if that's for you there.
- 3:18Okay.
- 3:19So my special guest this week, long time coming, been chasing this guy down for quite
- 3:23a long period of time, and this is how it goes with successful people.
- 3:26They're busy, by the way.
- 3:28And so persistence pays off.
- 3:30So who am I talking about?
- 3:31My special guest on this episode is Zachary Faust and Zachary has come on the scene
- 3:37in a big way in a lot of the spaces of real estate.
- 3:40He's a real estate agent in Delaware.
- 3:43And just to give you the quick little snapshot on him, he has amassed over 1.6 million followers
- 3:50on TikTok, over 45 followers on Instagram.
- 3:55In 2021, on TikTok alone, he sent and or received a combined total of 250 referrals to other
- 4:05real estate agents in Delaware and around the country.
- 4:10From that, I believe it's 143 transactions closed, just from those referrals just on TikTok.
- 4:18That's not all his business.
- 4:21And so I wanted to have Zachary here, number one, if you're a real estate agent listening
- 4:24to this, get ready to take notes, get ready to come back and play this again.
- 4:29If you're a mortgage loan professional, this is applicable to you and share this episode
- 4:35with an agent that you want to make an impact with because I can guarantee you what Zachary
- 4:41is sharing on this episode, what he is revealing about how he is generating quality leads,
- 4:47quality prospects through Google, paper, click, through TikTok, through Instagram, through
- 4:51social media, part of his strategy and plan and some of the tools and resources he shares
- 4:55on this podcast. This is your entree mortgage professional to add value to your real estate
- 5:01agents.
- 5:03So I'm excited to bring Zach to you.
- 5:06I know you're going to enjoy this interview as much as I have and I'd love to get your
- 5:08feedback on it.
- 5:09If you like this review a lot, hey, leave us a review.
- 5:11There should be a link in the show notes to everything we mentioned here today.
- 5:14Everything you hear Zach talk about, there'll be links in the show notes.
- 5:17If you'd go check out everything we've just mentioned and without further ado, let's
- 5:21get into this week's show.
- 5:23Zachary Foust.
- 5:25Yes, sir.
- 5:26My guy.
- 5:27You know what?
- 5:28We need you to do this for you.
- 5:32Right?
- 5:33The Talika crowd, we got going in the background.
- 5:37I love it.
- 5:38Okay, so this has been a long time coming because we're both super busy, but I appreciate
- 5:42you making time.
- 5:43Let's make the best of this for our listeners.
- 5:46Where do I start?
- 5:47I start with this.
- 5:48You are actually part of a presentation.
- 5:50You don't even know this yet.
- 5:51But I teach a lot of classes to real estate agents as do some of my loan officers around
- 5:56the country.
- 5:57And one of the classes we're teaching lately is the social media trends for 2022.
- 6:01And of course, we're mentioning TikTok in there.
- 6:04And I've got you on a slide in TikTok with a screenshot of your of your TikTok, you
- 6:10know, last great scrape I had at what 1.6 million followers when I last grabbed it.
- 6:16And dude, you told me, let's just get right after it.
- 6:21You told me a figure of back and forth last year, 2021 of the amount of referrals that
- 6:27were sent back and forth.
- 6:28Do you remember what that number was?
- 6:30Yeah, it's about 125 plus.
- 6:32Okay.
- 6:33So 125 referrals went back and forth.
- 6:36Of those, though, certain amount closed, right?
- 6:38Oh, yeah.
- 6:39A very large amount.
- 6:41Oh, geez.
- 6:42Now you're asking for old numbers.
- 6:43I have last.
- 6:44You want to tell me what you said was actually was 250 referrals back and forth and 140
- 6:48closed.
- 6:49Oh, yeah.
- 6:50So the actual number ended up being 143 close.
- 6:53And I stopped telling people overall referrals.
- 6:56I just started telling people close.
- 6:58Yeah.
- 6:59Yeah.
- 7:00Exactly.
- 7:01So 125 plus is what I had on my presentation.
- 7:02It's the longest and then we recounted.
- 7:04It was 143 that actually made it to a closing table.
- 7:08Referral check sent out.
- 7:10Quite honestly, it's been amazing because a lot of those agents, agent relationships have
- 7:15led to one of the most beautiful things of all time is we now have agents that are
- 7:19joining off of other out of state agents, referral, family, friends, all that fun jazz.
- 7:24So we're now growing internally where we're having a lot more internal deals and it's
- 7:29almost insane.
- 7:30When you say joining, you're talking about loft realty?
- 7:32Yes.
- 7:33Yeah.
- 7:34We are a team within a brokerage, no individual agents.
- 7:35And we are with team and staff above about 27.
- 7:39We just hired on our last agent, so we're growing.
- 7:43So you've got people seeing your content, seeing what you're doing.
- 7:46And they're like, hey, I want part of that, whatever he's doing.
- 7:49Essentially, it can be a mixture of a bunch of things.
- 7:52It's not always me and most of what makes everything go at this point isn't me.
- 7:59It's the amazing vision and the amazing amount of work and the attention to detail that
- 8:06everybody on the team gives toward their actions.
- 8:09It's incredible because I know what it's like to work for someone else's vision and how
- 8:16the motivation is different.
- 8:17And so for all of us to just be interwoven and really chasing after the same thing is really
- 8:22incredible, honestly.
- 8:25So a lot of the people that end up really joining and sticking are the people who just
- 8:29fall in love with the chemistry, fall in love with the culture we've built.
- 8:33And that really has nothing to do with me.
- 8:35It has everything to do with them and just the reciprocation and it's amazing.
- 8:39Are you Justin Delaware?
- 8:42Right now, yeah, we are focusing Justin Delaware.
- 8:44I have agents asking me to expand into Jersey, PA and Maryland and Virginia because we have
- 8:48them.
- 8:49And they're getting their respiratory licenses and I'm like, can we hold it?
- 8:51I'm like, no, but it will take a certain amount of agents looking to make that move to
- 8:57afford what it would cost to have a broker do it.
- 9:00Or it'll just take a broker jumping on and saying, hey, I want to open your state.
- 9:04For right now, we're just focusing on Delaware.
- 9:06Sure.
- 9:07Yeah.
- 9:08And of course, you're dealing with the daily business of just managing what's in your backyard.
- 9:11Yes, there is there is the absolute madness of my life.
- 9:16Yes.
- 9:17Yeah, your life, the market, right?
- 9:18You're obviously a parent, I believe, right?
- 9:21Yes, absolutely.
- 9:22Absolutely.
- 9:23Absolutely.
- 9:24But still make time to be able to create amazing content and build up, you know, plus million
- 9:27followers on TikTok, 48,000 plus on Instagram.
- 9:32And I'm not like a numbers whore guy or whatever, it's like, it's not about that.
- 9:35But clearly that's respectable.
- 9:37People are following you for a reason.
- 9:39Thank you, man.
- 9:40What I'm curious about is of the 140, let's say, 143 back and forth over TikTok, how does
- 9:47that compare to or what percentage of this of that is local business, right, closed in
- 9:53your backyard?
- 9:54Oh, that's a great question.
- 9:56So we have a lot that come from military.
- 10:00I better myself deployed better and a lot of the stories that I tell on TikTok kind of
- 10:06revolve around that.
- 10:07It's usually military, department of correction or real estate.
- 10:11And then of course getting kicked out of plan of fitness is somewhere mixed in there, but
- 10:16which I'm now back at and do work out very, very quietly.
- 10:21I'm just headphones in, I just I use the water fountain.
- 10:24I don't even bring in a bottle anymore because part of me feels like I lose every time
- 10:29I walk in there.
- 10:30I'm like, they beat me.
- 10:31I'm back.
- 10:32I've succumbed to their demands.
- 10:34So I'm like, I don't even bring a bottle because I'm like, I feel if I walk in with this tiny
- 10:37ass little bottle, I don't even know the story.
- 10:39I heard some.
- 10:40What's the, do you want to go there or not?
- 10:42Do you want to?
- 10:43It's a longer story.
- 10:44It's on my TikTok.
- 10:45But basically I had a gallon water jug that I got from like Wawa, a local gas station.
- 10:51And they didn't like it.
- 10:53So I was like 10 minutes into my cardio guy comes over to say you got to get off and I'm
- 10:58like, no, I'm drinking.
- 11:00I, and this was COVID with tre, every other treadmill.
- 11:05So I just had it seated on the treadmill next to me, the little grippy part.
- 11:09So I was like, he's like, it could be a tripping hazard.
- 11:12And then I looked at the treadmill that no one was legally allowed to step on according
- 11:15to their rules and like, I was like, and then at one point he went to reach to grab it.
- 11:22And that's when I kind of like moved out.
- 11:23I was like, okay, dude, I was playing, don't touch my stuff.
- 11:27And so yeah.
- 11:28And then basically it came down to, they were going to call the police ride, the leave and
- 11:31they're left and then I made a video about it on TikTok.
- 11:34And then I got a call from like big plane of fitness.
- 11:38Seriously?
- 11:39Yeah.
- 11:40And I got a sponsorship from gallon, I got a sponsorship from gallon gear.
- 11:42They're up there too.
- 11:44Because gallon gear, so it may make stuff for gallon water jugs and they're like, we
- 11:48love this.
- 11:49That's awesome.
- 11:51It was cool.
- 11:52Oh my God.
- 11:53That's the absurdity of what that person did.
- 11:55We can go on about that.
- 11:56But going back to the military side of things, yeah, we get, we get military referrals.
- 12:00We had Louisiana, Germany, England, San Francisco, Alaska, all the way over.
- 12:05Delaware.
- 12:06Exactly.
- 12:07Yep.
- 12:08So we have a large military following already on TikTok.
- 12:10So we're just kind of thought of.
- 12:12So when they get the call, hey, you're going to Dover, Delaware and they're like, Delaware.
- 12:16Oh, I know that guy on TikTok.
- 12:17So those are cool too, because I have gotten to work.
- 12:21Getting in your radar, you know what I mean, military, you're using like, you know, tell
- 12:26me that's the secret man.
- 12:28What do you mean?
- 12:29Well, I mean, military, how do military are using, I'm taking hashtags or whatever.
- 12:33No, it's just the content, it's just my content, my genuine content, you know, figuring
- 12:38it out.
- 12:39Yeah, it's, but it's also about the content.
- 12:42It's not, I wouldn't say it's about the algorithm because you can know everything about
- 12:45the algorithm.
- 12:47Just because you know everything about the algorithms does not mean you're good at the
- 12:50algorithm.
- 12:51Like, like, I know a shit ton about golf a lot.
- 12:57I love golf.
- 12:58I know a lot.
- 12:59I could watch a match and I could tell by a set up if it's going to be a draw or fate
- 13:03or why that went higher, 100% put me on a golf course.
- 13:07No, we're 50, 50 most times, all right.
- 13:13So just because you know it doesn't mean you know what to do with it.
- 13:16So the big thing about the military side is I attracted the audience by putting out the
- 13:24content, not by shaping the algorithm to give me that audience.
- 13:29Now did I use hashtag military and hashtag army?
- 13:32Yeah, absolutely.
- 13:34But did I do that for every video?
- 13:37No, only the content I wanted them to see.
- 13:40And that's what people don't understand about hashtags is hashtags are built on short
- 13:45form video to help the content find the right audience, not to help your audience find
- 13:52the content.
- 13:54People think of it.
- 13:55It's like, oh, you press it and you see all the videos to use it.
- 13:57Yeah, that's one thing.
- 13:58But the more powerful thing is the automation behind.
- 14:02It is now going in and looking for, okay, you said hashtag basketball will seven other
- 14:07people that usually like hashtag basketball like this one too.
- 14:10So let's find seventy hundred others.
- 14:12And then you know, throw them in front of it.
- 14:14Oh, sixty hundred.
- 14:15You know, and that's how it works.
- 14:18And that's how they determine who needs to see your content.
- 14:20And then if you do four, five, six, seven, eight, nine military videos, really rock.
- 14:24Guess what?
- 14:25Next time you post anything, who are they most likely going to put you in front of?
- 14:29Which now means you have a better off the jump audience.
- 14:31You have a better quick start into the algorithm of a better chance of going viral.
- 14:34So yeah, I have a springboard now.
- 14:36Anytime I talk about military or department of corrections to go viral, I mean, yeah,
- 14:42art and science, you know, it's, it's exactly, exactly.
- 14:46I call it.
- 14:47That's a beautiful point because it's the art is what I love about it or what I'm good
- 14:55at.
- 14:56But the data and the algorithm is what I love.
- 14:58Hmm, interesting.
- 14:59I love you a deep dive though on the data.
- 15:02Oh, absolutely.
- 15:03I'm a nerd for I know way more about my data than I'll ever conceptually think about
- 15:08as I'm making a video.
- 15:10Well, that's good though that you're able to discern the two because and you know this
- 15:13very well.
- 15:14But I've heard other people say, you know, if you're trying to trick the algorithm, whatever
- 15:17a game it, you're not because ultimately the day it comes down to good quality content.
- 15:22There's a big difference between gaming the algorithm and gaining gaming psychology.
- 15:25Okay.
- 15:26I love to game psychology.
- 15:28Like I love 29 seconds through a video saying something so quickly, so off cuff and so
- 15:32like, whoa, what did he just say to make people think, okay, I'm going to go and check
- 15:36the comments real quick.
- 15:37Meanwhile, I know the video ends 35 seconds and I know I'm going to automatically probably
- 15:41get a rewatch because they're going to spend the last five to seven seconds.
- 15:44Looking in the comments to confirm what they heard is what they actually heard and then
- 15:48boom rewatch.
- 15:49There's like little stuff like that out game.
- 15:52I won't sit and think, well, if I make a four second video with a lot of text, they'll
- 15:56have to read it now because no one's going to like it.
- 16:00No one's going to comment on it.
- 16:01No one's going to share it.
- 16:02It's following you because it's also reading that stuff too.
- 16:05So if Tiktok sees, oh, huge 100% watch time, 110% watch time, zero followers, two likes,
- 16:11four hate comments.
- 16:12Yeah, we're probably not pushing that one so that you can't game it.
- 16:16Well, that's interesting.
- 16:17It makes me think of somebody who shall go nameless, but I know they get, they have the videos
- 16:22on Instagram.
- 16:23They get mad views on Instagram.
- 16:26They have videos on YouTube.
- 16:28I'm not going to say they're exact.
- 16:30It's kind of like that pillar content and they micro it down to Instagram.
- 16:33Sure.
- 16:34But they have like 10,000 subscribers on YouTube.
- 16:37Watch is like their watch volume is like so small, 100%.
- 16:41Oh, yeah.
- 16:42I mean, to be honest, with you, Loft Reels, he's the same exact way and it's the reason
- 16:46why we're launching a new YouTube channel.
- 16:47Now, I don't know how this particular person you're mentioning got their subscribers,
- 16:51but we got ours on accident.
- 16:52I got mine because I went viral on Tiktok so often that people would look me up, find
- 16:57our real estate page and honestly, it's kind of trashed our YouTube page because now the
- 17:00algorithms jacked up because the audience is all over the country and from all different
- 17:05age groups and stuff like that.
- 17:06So we're actually creating a new one because our ours is terrible.
- 17:10So I don't know how they went to acquire it, but subscribers does not mean watches anymore.
- 17:16It's subscribing is becoming is coming down in stock to coming close in my opinion to the
- 17:25follow.
- 17:26Like, it's getting there.
- 17:28It's still more valuable than a follow, but it's getting there and there's plenty of
- 17:32people who will watch YouTube and never subscribe to anything and they could be on it every
- 17:37single night, but it's so it's also something that's just not going to be a part of anybody
- 17:43for anything.
- 17:44Like, they don't care who they're watching, they're just they don't think to subscribe.
- 17:47They know that YouTube's algorithm is so good that the four to five things I always watch
- 17:50is always whenever you post something, it's going to be my recommended.
- 17:54So which means if they have lots of subscribers and they have a low view count either a their
- 18:00SEO sucks or be their content sucks or see all the above, well, what I'm hearing in this
- 18:06and I heard somebody say this as well the other day regarding screwing up YouTube specifically
- 18:10screwing up the algorithm in that, you know, what do you what are you teaching the algorithm
- 18:15to do?
- 18:16Right?
- 18:17To your point about YouTube is if you've got people coming from all over the country or
- 18:19or real.
- 18:20Exactly.
- 18:21It was a YouTube trainer in the real estate space I was watching.
- 18:24And he was like, don't share your YouTube videos to other agents in this and that and
- 18:28this because that's not what you want.
- 18:30You want the people in your backyard to be watching.
- 18:33Don't put it.
- 18:34I don't want it on Facebook.
- 18:36I want organic Facebook videos on Facebook.
- 18:39I don't want it on Instagram.
- 18:40I want not like a little link.
- 18:42Go check it out.
- 18:43I want organic Instagram on Instagram.
- 18:45Like, yes, you're going to slowly start cross populating as you grow.
- 18:50But if you're trying to push YouTube on Facebook, that's basically like selling a big Mac
- 18:55and Burger King.
- 18:57Yeah.
- 18:58Burger King ain't going to rock with it.
- 19:00So you're not going to get pushed on their algorithm.
- 19:03Do you think that the number one competitor for long form video for them, other than Netflix,
- 19:08you think posting a link on their platform, you think they're going to push it?
- 19:11No, you have no chance.
- 19:13That's why there's a Facebook video tab that's only organic Facebook video.
- 19:16All right.
- 19:17Let me ask you this then, seeing what's your take then on pushing your TikToks to Instagram
- 19:22and it's got the TikTok logo.
- 19:25Well, so a reason of recent, it's an issue of this.
- 19:28It was late December, early January, where they finally came out to the creators account
- 19:32and say, hey, look, we are now going to start limiting the view ability or the reach ability
- 19:39of your reals if other social media platforms logos are present, which, okay, TikTok.
- 19:45But I guess they're covering their tracks for Snapchat, Spotlight and all this different
- 19:49stuff.
- 19:50Exactly.
- 19:51So now, yes.
- 19:54And basically, the rule of thumb is it's going to go up to your following a certain percentage
- 19:58of it, but not all of it.
- 20:00And it has zero chance of being seen on public facing, um, reels at this point is don't
- 20:07do it.
- 20:08Yeah.
- 20:09100%.
- 20:10Go to snapchick.com.
- 20:11It'll remove it.
- 20:12You just get the copy it in.
- 20:13It removes the codey data into the video and removes the logo.
- 20:17Um, the only issue you'll run into a snap tick is slightly alters the audio.
- 20:23It like, what's it, yeah, it's a little off by like 0.5.
- 20:27So I use an app called in shot to kind of extract the audio, rip it back a little bit.
- 20:31But that's getting a little bit more complex.
- 20:34As far as, as far as any, uh, people listening out there that want to repurpose, that's the
- 20:39easiest strategy.
- 20:41So do you, the speaking of strategy, that's what I wanted to ask you about.
- 20:44Do you have a strategy, meaning how you approach your content and distribution?
- 20:49Um, so I have a strategy toward, so I'll be very honest with you.
- 20:54At the time of us speaking, I'm on a bit of a content hiatus, um, not that I'm not posting
- 20:59content.
- 21:00I put out like 17 stories yesterday.
- 21:03It's not a part of my day to day game plan right now.
- 21:07And, and the reason being is because we're making a huge push on the machine.
- 21:13You asked, you know, what kind of systems and what kind of flows do I have?
- 21:16Well, I do have my flows and I do have my, you know, my pathways and normally follow my
- 21:21systems.
- 21:22But as of right now, I'm not pushing anything into the beginning of it.
- 21:25I'm just kind of letting it stall out while I work on the other stuff.
- 21:29Because there's different avenues to the business right now.
- 21:31We're doing a really large scale on our paid marketing.
- 21:35So I'm keeping deadly eye on that.
- 21:37We're launching new landing pages.
- 21:39We're generating seller and buyer leads more than 1300 a month last month.
- 21:43And trending upwards or hoping to hit 1500 this month for I say 20 agents,
- 21:48uh, uh, video staff.
- 21:50So there's other things to monitor other than just my own personal content.
- 21:54But what I would say, my bare minimum is I'm always reaching out.
- 22:00And that's why I think what people have with social media.
- 22:02So backwards is even on the days where I'm not going to put out content.
- 22:06It's still a bar none must has to happen that I'm interacting and engaging with people
- 22:12that I'm getting back to the M's that I'm reacting to people's stories.
- 22:15I'm going through liking stories.
- 22:17I'm liking people's posts, commenting, responding.
- 22:20I'm getting in there and I'm being social.
- 22:23And that's what they care much more about.
- 22:26So, um, that's kind of my 100% got to do structured system.
- 22:31Um, but yeah, for things like video checklist, I have those.
- 22:35I have systems like, okay, when this gets edited by this person that goes here,
- 22:38gets redistributed there, but it's a bit more on a team level than an individual
- 22:44agent level.
- 22:45Regarding to the ads, I didn't catch what you said.
- 22:47Did you say you're doing what's the focus of the ad?
- 22:49Is it first time home buyers?
- 22:51No, actually, so we have a few different campaigns.
- 22:54We have a Google ads paperclip campaign that's attracting buyers to our website
- 22:58for search and lead capture.
- 23:00We have a middle of funnel ads that are display ads on Google in YouTube ads
- 23:05that they see once they've interacted with something with the same system.
- 23:08Yep.
- 23:08We have the same systems set up on Facebook and Instagram to where if they have a certain
- 23:11amount of interaction, follow, like something, they're going to see that as well.
- 23:14Our pixel and our tag are intertwined.
- 23:16Which I think custom audiences then pretty much on Facebook.
- 23:20Yeah, the custom audience.
- 23:21Yeah, that's the only thing we use Facebook for.
- 23:23We do not go cold ever.
- 23:25It's the dumbest and if you are thinking, should I run a Facebook?
- 23:29No, if they are not coming from another source or I mean, you just have to
- 23:33understand you won't get leads.
- 23:35You can brand.
- 23:37Don't get me wrong.
- 23:37You can brand, but you should be branding to and no, I'm actually going to
- 23:41recant that you should still be remarketing.
- 23:44You should still be turning on the like the person seeing your branding video
- 23:48should be Facebook likers and friends of their likeers and friends of the
- 23:52likeers.
- 23:52Like it should be always just trying to grow stop trying to like patch here,
- 23:56patch there, patch here, patch here, like grow out.
- 24:00So Facebook and Instagram should always be remarketing.
- 24:03They should already have seen you interacted with you.
- 24:06You should have some proof they're interested or that they're
- 24:09interested in you if not homes like something.
- 24:12Don't just say zip code go.
- 24:14If you're going to go cold, you do lean more towards PPC.
- 24:18So that's not cold.
- 24:20Well, yeah, okay, fair enough.
- 24:22That's a middle of thought.
- 24:22They have to search the certain phrase.
- 24:24Then they presented 12 to 14 different options.
- 24:26They click, yeah, they don't know you as what I mean.
- 24:28Yeah, and for anyone wondering what PPC is, that's when you make a search
- 24:32and you click on something.
- 24:33Now, let me tell you why these are my favorite leads right now.
- 24:35And this is, this isn't my opinion.
- 24:38The best lead source right now data.
- 24:40All right, let's check this out.
- 24:41So a Zillow lead, right?
- 24:43What's a Zillow lead?
- 24:44Have to do and we, and we'll pay what?
- 24:47It's like 125 to 150 bucks for a Zillow lead somewhere in that range.
- 24:51Most areas.
- 24:52So they have to log on search Zillow area, okay?
- 24:56Zillow area, Zillow comes up, they click on Zillow, they go on to Zillow,
- 25:00they search on Zillow, then they get to a home, they click on the home,
- 25:03they want to throw on the home or they have to force registration, boom, lead.
- 25:08All right.
- 25:08And then, yeah, five steps, talk about PPC.
- 25:13So number one, and there's an extra step at the beginning, I'll explain why.
- 25:18Number one, they go to Google, they type in Zillow, Delaware.
- 25:23They're presented within with the option to click on Zillow and choose not to
- 25:28and instead are clicking on my ad.
- 25:31I count that as a third action.
- 25:34Because one of our number one PPC search criteria is Zillow, our area.
- 25:39We're running 141 of them, but that's one of our top performers.
- 25:43So when they go and click on that, they're then going to our site,
- 25:48they're shown homes immediately, they're then clicking on a home,
- 25:51they're then given the registration form.
- 25:53Because again, in Zillow, it's, hey, do you want to give us your info on my site?
- 25:59It's, give us your info.
- 26:01Give us your info or get out kind of.
- 26:04So again, I would say a little bit of a higher level of motivation
- 26:08because now it's like, hey, give us your info to show us your motivated to get out.
- 26:13So, so I'd say there's a little bit more motivation in these leads.
- 26:17You're requiring an opt-in to get access to view homes.
- 26:21And then we're reaching out to them.
- 26:23And right now the cost per lead, not cost per click,
- 26:27cost per lead all in is $9.68 a lead.
- 26:32With a similar amount of motivational triggers that had to be,
- 26:35that had to go through a Zillow versus a Zillow lead.
- 26:38It's a hundred and you see where I'm going there.
- 26:40So even if it is off a little bit, we're still, we're still talking 12x.
- 26:45And you got ISAs, I think you said on that as well.
- 26:47Yep, four of them.
- 26:49And plus you're doing probably the email, the text thing, all that jazz.
- 26:51Yeah, that we work through active campaign.
- 26:53I go a little bit outside of the real estate world.
- 26:55Frankly, real estate tech is a little bit outdated.
- 26:59So I went straight to active campaigns episode sponsored by followup boss.
- 27:03Oh, well, well, not a great one.
- 27:05You mentioned what I love.
- 27:06I'm actually going to be on followup boss podcast in April.
- 27:10If you're hearing this, I love followup boss.
- 27:11No, we, we use the tech I would shout out right now.
- 27:15If anyone's frustrated with real estate tech is followup boss,
- 27:18see Sue, my boy, Mack Hill just jumped over to see Sue.
- 27:22Love them.
- 27:22They're started for data tracking active campaign for emails,
- 27:27text, voice mail, so many automations.
- 27:30Zapier for digital glue.
- 27:34Lift off agent for a website.
- 27:36Incredible.
- 27:37I know there's agent image, all these other,
- 27:39but they're just the whole package and for a great price.
- 27:42I'm not sponsored by any of these people, by the way.
- 27:45And, but I would listen to offers.
- 27:50I'm trying to think of other tech that we use that I really, really like.
- 27:52Click funnels, I use them for all things landing pages.
- 27:57Canva for design.
- 27:58That's simple.
- 27:58Everyone uses canva.
- 28:00But every like just as a whole real estate tech is just
- 28:05good.
- 28:05It can be clear.
- 28:06Yeah, for sure.
- 28:08Hey, I got something new out of that.
- 28:09Thank you.
- 28:09I'm going to look up lift off agent because I get agents asked about,
- 28:12you know, most most agents websites are from the 80s.
- 28:15Dude, and here's the thing.
- 28:17The other thing that lies behind that evil is another evil.
- 28:21Because now there's so many sites out there that look at our sparkly shiny
- 28:26and the SEO and everything else behind it sucks and it's bad.
- 28:30And you can't customize shit.
- 28:32You can't, I don't know from a lot of the curse.
- 28:34Can't customize stuff.
- 28:35You can't, there's not a lot of good back end stuff.
- 28:38The automations are trash.
- 28:40The IDX isn't good.
- 28:43And specifically, I'm actually working on the back end with them on a product where we could
- 28:48actually build the ads campaign that's doing so well for us for people that work with lift off.
- 28:55So that's another thing too.
- 28:56So, um, yeah, I love them.
- 28:59They're, they're, they're my people.
- 29:00Love their energy.
- 29:01Are you or have you done anything with Google local service ads?
- 29:05Yes, and yes, we get about 30 to 25 to 30 leads a month.
- 29:09Okay, all right.
- 29:11And does it look to be saturated in your area?
- 29:14Oh, absolutely.
- 29:15There's 97 of them.
- 29:16But if you Google us, I mean, we may not come up initially because it's a consistent rotating
- 29:21roulette.
- 29:21When we are in the roulette, we tend to win.
- 29:24We're one of the top six rated profiles.
- 29:28And as actual profiles like teams, we're number one, actually in the entire state for teams.
- 29:36Yeah, there's a couple of individual agents and one brokerage brokerage bought theirs,
- 29:40a thousand percent.
- 29:41They buy all of a sudden got 200 within a month.
- 29:44And they're all from Spanish accounts.
- 29:45Yeah, a thousand percent.
- 29:47People don't think I keep an eye on their shit.
- 29:48I don't talk about it, but I keep an eye on it.
- 29:51And I know when you're winning and I know when you're pretending to win.
- 29:54I love this because I get that I get to check against you know,
- 29:58somebody who you who's real smart with data with social and like I get to vet out.
- 30:02What's real?
- 30:03What isn't?
- 30:04Oh, man, do you want to know why I got off clubhouse?
- 30:08Yeah, please.
- 30:09I have my own answer.
- 30:10I love to hear you.
- 30:11I can't.
- 30:12I want to tell you what's going on.
- 30:15No, she's kidding.
- 30:16So I rocked with clubhouse heavy.
- 30:19Yeah, I remember when it started.
- 30:21And and I hate, I hate to sit here and talk like I make,
- 30:24I like just because I made my own prediction true, but I did.
- 30:27Because when it started, like I, when I out, dude,
- 30:31I got on December of 2020.
- 30:34Yep.
- 30:35Like this thing just birthed in October and was only in the music industry.
- 30:40Just gotten to corporate world.
- 30:42Like early December, my boy Tim Macy in Texas said,
- 30:45Zach, here's your new social media platform.
- 30:48He said, I didn't know who to give this to,
- 30:50but I know you're going to actually do something with it.
- 30:53So here you go.
- 30:54And I did day two.
- 30:58I was in a room with Tai Lopez,
- 31:01Grant Cardone,
- 31:02Wiz Khalifa, and two chains.
- 31:06It had a it had 102 people in it.
- 31:10And I was invited on stage and I'm sitting here and I'm listening.
- 31:13And they're talking about real estate and two chains is a really big real estate
- 31:16investor. Wiz was talking, asking questions,
- 31:18ties of front for money laundering and grants of genius.
- 31:21So there's all these different things going on.
- 31:24And I'm sitting here and I'm like,
- 31:26it would cost 10 grand, 20 grand,
- 31:28just to be in a room for 20 minutes with one of you for whatever respective thing.
- 31:32And I'm just sitting here for free listening to you talk about like real stuff,
- 31:36like stuff that they don't normally share.
- 31:39Yeah, like I just talked with my CPA about this.
- 31:42Actually, they said it was this because the percentages move this way
- 31:44when it splits through an LLC as opposed to a S-Corp with a trust.
- 31:48Like, okay, Wiz, like, you know, like, so
- 31:54and then as it started getting into the real estate world,
- 31:56one thing I said I said this is going to get saturated.
- 31:58It's going to get saturated big time.
- 32:00They're going to keep inviting, keep inviting, keep inviting.
- 32:02And then it's not going to be high-level content anymore.
- 32:04And it's not.
- 32:05And there's so many people out there talking about every witch thing,
- 32:08especially about social media.
- 32:10It's so easy to be a guru on something that no one knows about.
- 32:14Because you can just say whatever you want.
- 32:16And that's what was happening a lot.
- 32:17And it's frustrating.
- 32:19So I didn't want to be lumped into that group.
- 32:21So I kind of
- 32:24I was on there today actually of all days.
- 32:26I haven't been on a while.
- 32:27I got invited to talk for about 15, 20 minutes and jump both.
- 32:30Interesting.
- 32:31They're still bringing together crowds and an audience.
- 32:34Yeah, it was like 72.
- 32:37I know Glenda Baker, German Hernandez, Ray Allen.
- 32:40I know they do really well, Matt Lamarish.
- 32:42They're consistently on there.
- 32:43They're always bringing value.
- 32:45They're always pushing.
- 32:46I love it.
- 32:46It's just for me.
- 32:47It's just personal choice.
- 32:49It's nothing against the app or the people on it.
- 32:51Yeah, for me, it's bandwidth, man.
- 32:53And it's just like, I don't know if there's a lot of time.
- 32:55There's a lot of time.
- 32:56I think that was a no-brainer.
- 32:57Like sit there and cove it and have a drink or something.
- 32:59You know, and do all that.
- 33:01Yeah, it's one of those things to keep one air pot in.
- 33:04You work on something else.
- 33:06Yeah, it's kind of like listen to a podcast,
- 33:07but a little bit different.
- 33:08Kind of interactive.
- 33:10Very interesting.
- 33:11So I'm trying to find your Google business profile.
- 33:14Loved Realty.
- 33:15Loved Realty.
- 33:16Oh, so-
- 33:17Loved Realty Delaware.
- 33:18Yeah, if you go to Loved Realty, Delaware, you'll see it.
- 33:21Yeah, I know I was just trying to do the individual name,
- 33:23but clearly you've got it tied to the brokerage.
- 33:25Okay.
- 33:26You're slacking on 462 reviews.
- 33:29Yeah, I know.
- 33:29We actually had 50 removed back in.
- 33:33What was it?
- 33:34I think it was November.
- 33:35They just went on a purge and they do that.
- 33:37They take on inactive Gmail accounts or people
- 33:41in this will happen all the time for everybody.
- 33:43It's super common.
- 33:44I don't know where the level is where they'll start to purge a little bit.
- 33:47But they'll make they'll see like, for example,
- 33:49maybe they made that account only to leave you a review.
- 33:53Like some people like they they'll make a Gmail account
- 33:56just to leave you their views are thankful,
- 33:58but then they'll never use the account ever again.
- 33:59And so that's kind of gets put into a pile of accounts that kind of get purged.
- 34:03So if their Gmail is not active, that's a red flag?
- 34:06Correct.
- 34:06Exactly.
- 34:07And so they'll eventually purge it.
- 34:10Or if it gets a lot of negative flags,
- 34:11like it's a fake review eventually,
- 34:12it gets put into the maybe purge pile.
- 34:14We've had one or two fake reviews get removed, which is dope.
- 34:18But who is somebody managing this for you?
- 34:21Somebody in the brokerage?
- 34:22Yes.
- 34:23Yeah, so I don't touch it.
- 34:25So I've been following Listen to Jason Pantana about Google,
- 34:28and I've talked to various people who own SEO agencies and stuff like that.
- 34:32And I'm like, you know, I'm the chief truth teller, damn it.
- 34:35And so I got to be telling truth.
- 34:37So do you have any insights into like this whole geotagging images and things like that?
- 34:42Or yeah, that's somebody else because there's there's some differences of opinion on what?
- 34:48On on whether you're not whether or not geotagging images makes a difference or not.
- 34:52Let's just take that.
- 34:53So here's here's my here's my side on it.
- 34:55Are we at there's 50% of my marketing works,
- 34:5950% of my marketing doesn't and I'll never know which one it is.
- 35:02So there's certain things I do consistently knowing the results are moving the right direction.
- 35:08And some things are just going to get brought along for the ride.
- 35:10I don't have any physical evidence that showcases, hey, Google wants to know where the data is.
- 35:15Do I know that Google 100% shows images when I search Delaware that have geotags behind them that say
- 35:22Delaware? Absolutely. I know that's how that works.
- 35:25So do I think that also they could be using that same search criteria that they use for images in
- 35:30actual local search? Absolutely.
- 35:33And as crawlers are going out onto all of the known internet space and microcosms of a second
- 35:39to find the match that's going to best fit what that searcher put in based off locale,
- 35:45past search history, what they're searching for.
- 35:48Are they probably going to get every single piece of data they have access to,
- 35:52included uploaded photos? I believe so.
- 35:54So we do it.
- 35:56It's a very quick step for my VA. In fact, two times a month, he just takes everything he's
- 36:00going to post, throws it into the little bulk attacker on geo-imager, takes five minutes.
- 36:07Is that five minutes worth one extra search that leads to a deal in two years?
- 36:11Yeah, it's five minutes. So over the course of two years, maybe it's two hours.
- 36:15So one deal per two hours is a solid thing for a VA.
- 36:19So I am, our Google's trending well, our numbers keep going up.
- 36:25And to be honest with you, I was to point you in any direction on who to learn from,
- 36:29who to listen to and just exclusively listen to that person. It's Jason Pantana.
- 36:33He's my personal coach. And my Google My Business is just a Bible of exactly what he says to do.
- 36:40Are you getting calls off of your profile?
- 36:42More than I could even count, unfortunately.
- 36:45So our office phone rings about 11 to 12 times today from online search.
- 36:50Our ads for Google leads, we're having about 87 conversation today from our high SA team.
- 36:57And then we're getting two to three straight up just Google review calls to actual agents.
- 37:01So they're finding them in the law for real to reviews, looking up the agent specifically
- 37:05and then calling. And frankly, there may be some I don't even know about because they don't
- 37:08introduce themselves on the phone. Hi, my name is Greg and I was looking at law for real to
- 37:11and then I found your reviews. Now I want to call you some just say hi. I need a house.
- 37:15So there's definitely ones I don't know about. And that's just marketing. So
- 37:20do you see I'm curious if you know anybody's actually using the click to call button from the profile?
- 37:25Oh, on Google My Business. Yeah. On average, we're getting about 42 a month that actually use
- 37:31the button. The thing about the button is it obviously isn't used on desktop or tablet.
- 37:36It's only used on phone. And a lot of people actually will just click through to the website
- 37:44and eventually make a call through another platform. Google normally isn't the first place
- 37:49someone calls you from unless they have some prior relationship with you in real estate.
- 37:54It's like a pizza joint. You know, they're going to click on. If they're click on your profile,
- 37:58they're probably looking at reviews and posts. Oh, they have a Facebook. Let's go over to Facebook.
- 38:02Oh, here's their number. And then they click the number there. And you're going to log that in your
- 38:06CRM as they called from this. That's why don't even track it. Honestly, because it's it's not
- 38:10something that's going to make me think, ooh, and what would I do with that information anyway?
- 38:15Make the call button bigger. Well, you can't do that. So there's nothing to really do with that
- 38:19data, even if I had reliable one. But like I said, it's like low 40s a month usually. And I couldn't
- 38:25tell you who that's from. I got a stat here from the NAR that says 69% of home shoppers who take
- 38:31action on a brand website begin their search with a local term, i.e., right, Delaware homes for sale,
- 38:38that type of stuff. Yeah, Delaware homes for sale. I have 42 ad groups that are just constantly
- 38:44relearning. And I'm constantly going through new keywords to find new areas that are being
- 38:49searched for because here's one thing about Zillow Zillow's macro. I won't sit here and get nerdy
- 38:53on here. That's that's for me and my clients. But you know, when it comes down to Zillow,
- 38:58the way to beat him is being as micro as possible because they can't beat you where they can't
- 39:02see you. It's like the they're the big fat kid that can't see their own beat. Like we're operating
- 39:07at the ground level, we're operating at their feet. But there's a lot of things you can do to be very,
- 39:12very, very, very specific about your area that only certain people would even think to search.
- 39:17The Zillow's not thinking about. And yeah, that does, that's probably not applicable if you're
- 39:21Manhattan. But if you're in North Dakota, like one of my clients, tons of local stuff that people
- 39:25would search for, the Zillow has no clue exists. Are you sending any money to Zillow? No, not a dime.
- 39:32So I'm just kind of wanted to check where you're, you know, there's a lot of hate.
- 39:35I said not a dime. I don't want to lie. Actually, it's $89. I think that still gets into them
- 39:39just so we still have a remaining active profile. I think people like, but you're not a
- 39:42Zillow for it because of everything they're doing. To be honest with you, I'm the least political
- 39:49person you could find. All right. And when it comes down to it, if I can see in the next three to
- 39:55five years, I'm not looking at 10 to 15 because in 10 to 15 years, the CEO of Zillow could be found
- 40:02to have been linked to Epstein and the whole company could crumble tomorrow. So I don't care
- 40:08what their intentions are. If it's not going to affect me in the next three to five years,
- 40:12which it won't, they're not opening up a brokerage to take over real estate industry in the next
- 40:15three to five years. I mean, I've known they've opened a brokerage, but they're not affecting
- 40:19our day-to-day lives in the next three to five years regardless of whether I send them money.
- 40:22All right. If they can provide a lead at a heavy ROI, yeah, I'm giving them money. Absolutely,
- 40:29I would give them money. The reason I'm not giving them money is because I'm giving realtor.com
- 40:33money because they give out shared leads. And frankly, my systems beat everyone else's ass. So I'm
- 40:38happy sharing leads. They're getting three emails of voicemail and text before the other agents
- 40:44even woken up. And you're using active campaign mostly for that? Active campaign. We use some of
- 40:49the internal stuff like follow up boss, but most of it does go through. It gets zapped over to active
- 40:55campaign. And that's where the magic happens because that's built for big e-commerce sites.
- 41:00So it has every capability in the world. And I promise you, if you don't know how to build an
- 41:05action plan in a CRM, don't touch active campaign. Please, your mind will blow up. Did you ever do
- 41:11any of the videos like coffee shop and the local digital mayor stuff? Yeah, plenty.
- 41:18I think there's a great importance that. So let's end it up this way. I'm keeping an eye on the
- 41:22clock. I'm thinking of most of my listeners. Most of them are in the mortgage space. We've got
- 41:27some realtors that are coming over, but mostly mortgage loan professionals. They've got four minutes.
- 41:34Four minutes. So how would you tell them one to three things they could or should do to
- 41:40improve their personal brand and grow their business? That's such a broad question, man.
- 41:44We can do better than that, Jay. Sorry. Such a broad question. We need something tactically
- 41:48they can get away. Well, you know your audience better than I do. One thing they should do on
- 41:53Instagram next week. To do what? To accomplish what? Grow their following engagement and hopefully
- 41:59build some business. I want I would instead of building business. So here's one thing I'd rather
- 42:05them stop tracking all together. Stop waiting for the DMs to come. Stop tracking your likes.
- 42:11Stop tracking your views. Start just making content. Pretend no one's looking. Just make
- 42:17content. I would say the first thing to do and the thing you can do every day is make stories
- 42:21and make reels. You cannot go wrong with both. One has viral potential. One has only available
- 42:26for 24 hours. Who cares if sucks? It's a great place to practice. It's a great place to get people's
- 42:32gauge. I use it for tests all the time. I run I put videos on my stories and put votes
- 42:38and do different things. And they don't even know they're participating in social studies.
- 42:41They have no clue. I'm prepping for an ad campaign and I want to know what their thoughts are
- 42:45on this color versus that. Like and so I frame it as a game. Like there's so much information
- 42:50that can be gained. You can go on there and saying, are you thinking of selling your home and
- 42:54cashing out on all this amazing equity? Yes, absolutely. No, but thinking about it. Great.
- 42:59Whichever one you pick, I'm going to DM you. So like there's a million different ways to
- 43:05skin the cat, but you got to get out there and do it. And Instagram is a great place to post
- 43:09content, create content and host a community and really be social. That's where TikTok kind of
- 43:14lacks the ability to be social. Their DMing platform sucks, commenting notifications are glitchy.
- 43:19Facebook's good for it, but kind of getting outdated. So Instagram is a great middle ground
- 43:23right now. And it's a great place to learn. And frankly, if you only got 48 followers,
- 43:27good, no one's going to see your trashy content. So you get it right. Just start doing it.
- 43:31Steph Curry has to put up hundreds of threes a day to be able to shoot the way he shoots. He wasn't
- 43:35just born that way. You know, the only way to get better at something is to do it.
- 43:40Owning a treadmill doesn't make you a good runner.
- 43:43All right. Absolutely. Love it. That was that that was a nothing but net three pointer.
- 43:47Ready to go out. We're going to put the links in the show notes to all the different places.
