Transcript
- 0:00SPEAKER_02: If you are a realtor that has something internally holding you back from recording your first videos and posting them or launching a podcast or starting a blog or doing some sort of content, you know, the shit that we talk about all the time on the show, if you're still not doing it, look, I get it.
- 0:16SPEAKER_02: I've been there, I can relate to that.
- 0:18SPEAKER_02: And our guest today, Matt Weber from Dunwoody, Georgia, he can relate to that as well.
- 0:23SPEAKER_02: But Matt is on the show today because I've watched him completely uh bust out of his shell, so to speak.
- 0:30SPEAKER_02: He's completely come out of his shell over the last four or five months.
- 0:33SPEAKER_02: He's done 150 straight days of posting video on social.
- 0:38SPEAKER_02: He also has a podcast there in Dunwoody, Georgia, in his town of 50,000 people.
- 0:44SPEAKER_02: Um he has a he's been doing a podcast locally for uh for over three years that's opened up so many doors for him in his business.
- 0:52SPEAKER_02: And we're gonna talk about those.
- 0:53SPEAKER_02: But what did he do recently that got him out of his shell?
- 0:59SPEAKER_00: The massive agent podcast.
- 1:01SPEAKER_00: We need generated different strategies to get you more leads and sell more balls.
- 1:06SPEAKER_01: I love to buy houses, I like to sell houses.
- 1:09SPEAKER_00: It's brass balls.
- 1:20SPEAKER_00: Here's your host, Dustin Brown.
- 1:25SPEAKER_02: What is up, everybody?
- 1:26SPEAKER_02: Welcome to episode 175 of the Massive Agent Podcast.
- 1:31SPEAKER_02: As you guys are hearing this, I am in sunny Cabo San Lucas.
- 1:34SPEAKER_02: Um pretty excited about that.
- 1:37SPEAKER_02: But uh today I have an awesome guest for you, Matt Weber from Dunwoody, Georgia.
- 1:43SPEAKER_02: He's somebody that's really come out of his shell over the last few months.
- 1:48SPEAKER_02: He hated putting himself out there and seeing himself on video.
- 1:51SPEAKER_02: Okay, like most people.
- 1:52SPEAKER_02: And and so here's here's why I wanted to bring Matt on the show.
- 1:56SPEAKER_02: He's someone that I've watched completely blossom over the last four or five months.
- 2:00SPEAKER_02: And he's been doing video every single day, and and now he's is at the point where he just feels comfortable with it.
- 2:07SPEAKER_02: He he did it so that he could practice getting comfortable with video, and he was only going to do it for 30 days.
- 2:13SPEAKER_02: Well, he because he recently was one of those people that didn't want to do video, he didn't like the way he looked or sounded, and he just didn't put video on social, but he knew that he should.
- 2:24SPEAKER_02: I wanted to talk to him about what was it that got him to start and then what's happened since.
- 2:29SPEAKER_02: Because there's so many of you guys listening.
- 2:32SPEAKER_02: I know that you listen every single week to every episode.
- 2:35SPEAKER_02: God bless you, by the way, but you're still not doing the things that we talk about all the time.
- 2:41SPEAKER_02: You want to, you you think that's a good idea, and you're like, yes, that sounds great, and then you just don't do it.
- 2:47SPEAKER_02: And I know why.
- 2:48SPEAKER_02: Insecurities, fear, you don't like the way you look, you don't like the way you sound, you're nervous, you you worry, what if nobody listens?
- 2:55SPEAKER_02: What if everybody listens?
- 2:57SPEAKER_02: You know, what if somebody talks shit to you in the comments?
- 3:00SPEAKER_02: You know, you're you're gonna feel awkward and weird because you're you're not comfortable in front of the camera.
- 3:04SPEAKER_02: The reason that I know those things is because that used to be me before Snapchat, and before I started recording myself 10 seconds at a time and putting it online, and before I knew it, I was totally comfortable.
- 3:15SPEAKER_02: It was practice.
- 3:16SPEAKER_02: Well, Matt Weber has done that, but what got him to start recording in the first place?
- 3:21SPEAKER_02: And as a bonus, Matt is somebody that's been running a successful local media company that's had the mayor on, he's had um uh politicians and professional athletes and and you know, the leaders of his local community.
- 3:35SPEAKER_02: And it's helped him sell more homes, it's helped him with his pizza business that he owns and a bunch of other things.
- 3:41SPEAKER_02: And so we're gonna we're gonna talk about both of them.
- 3:43SPEAKER_02: Like the main purpose of this is to help you guys that feel stuck.
- 3:47SPEAKER_02: If there's something in your mind that's preventing you from doing content, hopefully today's episode will help you bust through.
- 3:53SPEAKER_02: So I'm really excited that you are here today.
- 3:56SPEAKER_02: If you are new to the Massive Agent Podcast, welcome.
- 3:58SPEAKER_02: We are a proud founding member of the Industry Syndicate Podcast Network.
- 4:02SPEAKER_02: I am your host, Dustin Brome.
- 4:04SPEAKER_02: I'm an agent in Salt Lake City, Utah.
- 4:06SPEAKER_02: And really, I am a marketer who sells homes.
- 4:08SPEAKER_02: I'm a co-founder of the Industry Syndicate Podcast Network and the founder of the Massive Agent Society.
- 4:14SPEAKER_02: I also have a team of about 150 agents from uh what, 32 states now and one Canadian province, which is pretty cool.
- 4:22SPEAKER_02: And we're about to expand into Mexico.
- 4:24SPEAKER_02: That's a lot of fun.
- 4:25SPEAKER_02: We are always looking for great new team members that we could expand with.
- 4:29SPEAKER_02: And if so, if you are a leader, if you're somebody that that we could build a team under and around in your market, we should talk about what that all looks like.
- 4:38SPEAKER_02: Um, I'm not your boss, you're not my employee, we become partners, that's it, and I become a mentor and a partner to you.
- 4:45SPEAKER_02: Uh, that's how our team is different than most teams, where I'm not looking to be anyone's boss, I'm not looking for employees.
- 4:51SPEAKER_02: I want partners that want to build something big and we help each other do it.
- 4:55SPEAKER_02: So reach out if that's the case.
- 4:57SPEAKER_02: If you're new to this show, I think you guys are in for a treat today.
- 5:00SPEAKER_02: This show is a lot, we talk a lot about content, video, podcasts, written stuff, you know, any any type of content that you put on the internet, but a lot of you guys still aren't doing it.
- 5:13SPEAKER_02: Most of you guys, I'd say, still aren't doing it.
- 5:15SPEAKER_02: Or you've done it a couple times and then stopped, right?
- 5:18SPEAKER_02: Well, there's a mental block happening.
- 5:21SPEAKER_02: I know because I had that same mental block for years.
- 5:24SPEAKER_02: I wanted to do all the all the things, but something was holding me back.
- 5:27SPEAKER_02: I was nervous, I was scared, I had insecurities, all that shit, right?
- 5:31SPEAKER_02: I know you guys know what I'm talking about.
- 5:33SPEAKER_02: Well, hearing from our guest today, Matt Weber, I think is really going to help you because he had all that same shit too.
- 5:38SPEAKER_02: He had all the same stuff, but he's now been doing video, posting video on social media through his Instagram story and Facebook story.
- 5:44SPEAKER_02: He's been doing it for over 150 straight days, and he has no plans to stop because he's just gotten comfortable with it.
- 5:50SPEAKER_02: It's become habit, and it's helping spur conversations with people he hasn't spoken to in years.
- 5:56SPEAKER_02: So I'm really excited to talk with Matt Weber from What's Up Dunwoody.
- 6:00SPEAKER_02: All right, guys, I'm here with Matt Weber from Dunwoody, Georgia, host and personality of What's Up Dunwoody.
- 6:06SPEAKER_02: What welcome to the Massive Agent Podcast, my friend.
- 6:08SPEAKER_02: How's it going?
- 6:09SPEAKER_02: That was a that was a great second try.
- 6:10SPEAKER_01: I'm glad glad we got it that time.
- 6:12SPEAKER_02: Now, had you not said that, everyone would think they wouldn't have known.
- 6:15SPEAKER_02: Yes.
- 6:16SPEAKER_01: The first time you said cabo, straight from cabo, I don't know what you're talking about.
- 6:19SPEAKER_02: I know, I said like Massive Agent Cobcast or something.
- 6:23SPEAKER_02: Cobcast.
- 6:24SPEAKER_02: So now I don't even know why we're editing that out since they knew it was.
- 6:27SPEAKER_01: Yeah, exactly.
- 6:28SPEAKER_01: We got double the ADD on this show.
- 6:30SPEAKER_01: There's twice the amount of squirrels, it's all gonna just completely fall apart.
- 6:34SPEAKER_02: We're gonna just uh totally well.
- 6:36SPEAKER_02: Let's just rebrand to the shit show.
- 6:38SPEAKER_02: And uh so this is episode one of the shit show.
- 6:41SPEAKER_01: I got my second shot three hours ago.
- 6:43SPEAKER_01: So if I turn into a zombie like halfway through, need you to call my wife and tell her to not bring the kids home.
- 6:49SPEAKER_01: You might.
- 6:50SPEAKER_01: Yes, so you got the cool ass out.
- 6:52SPEAKER_01: Yep.
- 6:53SPEAKER_01: Welcome to the show.
- 6:54SPEAKER_01: Yeah, what do you want to talk about today, man?
- 6:56SPEAKER_01: You want to talk about media company?
- 6:59SPEAKER_01: You want to talk about what branding, podcasting?
- 7:02SPEAKER_02: Dude, I feel like this is already off the rails.
- 7:04SPEAKER_02: Like that this is already off the rails, but in a very good way.
- 7:08SPEAKER_02: So, you guys who may or may not know Matt Weber.
- 7:11SPEAKER_02: So, Matt and I we first connected through was it Snapchat?
- 7:15SPEAKER_02: I swear everyone that I've been close with in the industry met through Snapchat, but that wasn't the case.
- 7:20SPEAKER_01: No, I had a man crush on you and listened to your podcast all the time, and then I finally said something to you, and then we kind of started up a friendship.
- 7:28SPEAKER_01: Okay, cool, cool.
- 7:29SPEAKER_01: And then I kept hearing about EXP over and over and over, and I thought, you know, if I'm gonna go, this is the guy to go with.
- 7:36SPEAKER_02: Which was the wisest choice of your life.
- 7:38SPEAKER_02: I you can only assume, right?
- 7:39SPEAKER_02: Right.
- 7:40SPEAKER_02: Yeah, no.
- 7:40SPEAKER_01: When I heard Neil was coming over, that then I was in.
- 7:44SPEAKER_02: That makes more sense.
- 7:45SPEAKER_02: That makes much more sense than little old me.
- 7:47SPEAKER_02: Yes.
- 7:48SPEAKER_02: But uh yeah, Matt is somebody that uh that I've known for a few years, and really over the last three, four, five months or so, Matt, like you've you've really come out of your shell.
- 7:59SPEAKER_02: And you were doing an Instagram story the other day, and which you do every day now, which is you know part of the story of you coming out of your shell, so to speak.
- 8:09SPEAKER_02: But something that you said, I was like, you know what, Matt, like I'm proud of you, and I I've got to have you on the show because I know that this is a good idea.
- 8:19SPEAKER_02: Yeah, man.
- 8:20SPEAKER_02: Well, obviously.
- 8:21SPEAKER_02: But there's so many agents out there that listen to the show and that are in the industry, and the vast majority of them I think are still stuck in their shell, and they don't ever take any serious action on stuff that that we talk about every freaking week on the show.
- 8:37SPEAKER_02: Uh, they want to, they like it, it sounds good, but they just don't because of all the same shit.
- 8:42SPEAKER_02: The fears, you know, insecurities, um, you know, I don't have time, all that stuff.
- 8:47SPEAKER_02: Uh, and usually it's all of the above.
- 8:50SPEAKER_02: You like I assume you've had those stuff, those same issues, right?
- 8:55SPEAKER_01: Put yourself out there.
- 8:56SPEAKER_01: I did it uh like three years ago.
- 8:58SPEAKER_01: I had never, you know, done anything like that.
- 9:01SPEAKER_01: And um, when you started your podcast, is you know, I kind of was listening to Pat Flynn doing the exact same stuff you were.
- 9:07SPEAKER_01: Um, and then you know, when you started your show up, I was like, all right, that's it.
- 9:11SPEAKER_01: You know, I just got my real estate license six months before that or so.
- 9:16SPEAKER_01: And I thought, you know, might as well do it.
- 9:18SPEAKER_01: Let's let's just do it.
- 9:19SPEAKER_01: So I went over, um, it was kind of funny.
- 9:21SPEAKER_01: I I kind of did the digital mayor thing for a little while where I would go around, talk to local businesses and that kind of thing.
- 9:27SPEAKER_01: And I um I walked up to is Big Dave's Cheestakes, and this is like the best cheesesteak in all of Atlanta, and it's in Dunwoody.
- 9:36SPEAKER_01: Oh man, nobody had ever heard of it really.
- 9:38SPEAKER_01: And so I walk in there, it's in a gas station, and I asked Big Dave if I could film him, and he was like, Yeah, man, best cheesesteak south of Philly.
- 9:45SPEAKER_01: Come get us at Winter's Chapel and Peeler.
- 9:47SPEAKER_01: And I walked out to the car, like stuck the camera in my face.
- 9:51SPEAKER_01: It was maybe my first video I've ever done.
- 9:53SPEAKER_01: And I said, What's up, Dunwoody?
- 9:55SPEAKER_01: You know, let me introduce you to Big Dave.
- 9:57SPEAKER_01: And what's up Dunwoody was born.
- 10:00SPEAKER_01: And so I just started, you know, branded myself as that and started doing everything under What's Up Dunwoody.
- 10:06SPEAKER_01: We started a podcast like a few weeks later, probably.
- 10:11SPEAKER_02: I I had never heard the origin story of the name and everything.
- 10:14SPEAKER_02: That's okay.
- 10:15SPEAKER_02: So what what what what was happening in your head at that time, you know, three, three and a half years ago, that made you decide I'm gonna go do this video?
- 10:24SPEAKER_02: Like what got you to do the first one?
- 10:27SPEAKER_01: Well, you know, with real estate, when you get into real estate, you know nothing about real estate.
- 10:31SPEAKER_01: And so, like, what was I really gonna talk about?
- 10:33SPEAKER_01: And so it was it was kind of one of those things.
- 10:35SPEAKER_01: I've got my pizza place where we, you know, let's go with further back.
- 10:39SPEAKER_01: So 1995, I got a job, I was 15 years old, I got a job at the local pizza place, right?
- 10:45SPEAKER_01: So I get out of college and couldn't find a job, like a job that I wanted.
- 10:50SPEAKER_01: And so me and my dad bought this pizza place.
- 10:52SPEAKER_01: So doing pizza marketing, pizza is probably the sexiest thing besides real estate that you could market, right?
- 10:59SPEAKER_01: Nobody cared to see pictures of pizza though.
- 11:01SPEAKER_01: And so every social media post, this was like right as you know, Facebook was kind of becoming a thing and email marketing and stuff like that.
- 11:09SPEAKER_01: And nobody cared about seeing about pizza.
- 11:11SPEAKER_01: And so what I started doing is just talking about the community, and I would, you know, put on for there was like a you know, restaurant.
- 11:18SPEAKER_01: Here's an example, a restaurant across the street burned down, uh right across the street burned down.
- 11:23SPEAKER_01: And I knew that they had no social media reach.
- 11:26SPEAKER_01: And so I brought them over and recorded a video of them saying like how they were gonna reopen and that kind of thing.
- 11:33SPEAKER_01: And when that when we put that out on the Dogwood Pizza Facebook page, that got like you know, hundreds of shares and like all these people.
- 11:41SPEAKER_01: It's like your top golf story.
- 11:42SPEAKER_01: It's like everybody in the community cared about that and saw that one local business was you know putting on for another local business.
- 11:49SPEAKER_01: And so, I mean, people just ate that up.
- 11:52SPEAKER_01: And you know, those were always the posts that that did the best, you know, like pizza can only go so far, but everybody in the community cares about what's going on in the community.
- 12:02SPEAKER_01: So, you know, I didn't know anything about real estate, I didn't know what to talk about with real estate, so kind of just started talking about the community.
- 12:10SPEAKER_02: And so you decided that you were gonna go over to Big Dave's, which is a great name.
- 12:15SPEAKER_02: I mean, it just sounds like it's one of the best, best places for a cheat steak, right?
- 12:19SPEAKER_02: Uh you just decided I'm just gonna go record Dave doing his thing, highlight the business.
- 12:26SPEAKER_01: Were you nervous?
- 12:27SPEAKER_01: Uh yeah, super nervous.
- 12:28SPEAKER_01: I wasn't on the video, like it was just him, really.
- 12:31SPEAKER_01: Yeah, and then um then and then I was like, I gotta do an intro or this is gonna make no sense.
- 12:36SPEAKER_01: And so that's when I said what's up, Dunwoody.
- 12:38SPEAKER_01: But yeah, I mean I hated hated doing those videos, and um, you know, it's funny we are just bouncing around ADD hardcore.
- 12:46SPEAKER_02: Um, but you know, when we were I did not have it at all.
- 12:50SPEAKER_01: You've got a lot of squirrels, though.
- 12:51SPEAKER_02: You do have a lot of squirrels, right?
- 12:53SPEAKER_02: I'm just in denial over my ADHD.
- 12:55SPEAKER_01: Yeah.
- 12:56SPEAKER_01: With the uh the videos though, when we were doing I saw did 75, you did 75 hard late last year, mid-last year.
- 13:03SPEAKER_01: Late last year, I started it up.
- 13:05SPEAKER_01: And um, you have you ever read uh Atomic Habits by James Clear with habit stacking?
- 13:11SPEAKER_02: So it's more proof that I don't have ADD.
- 13:13SPEAKER_02: I started it and didn't finish.
- 13:15SPEAKER_02: Nice, nice.
- 13:16SPEAKER_01: So while I'm doing 70 hard 75 hard, I start picking up all these other things.
- 13:20SPEAKER_01: And you know, Dan uh Dan Parker, our buddy, was like, hey man, you know, if you really want to get into YouTube, you need to start doing videos, just do them every day.
- 13:29SPEAKER_01: And so, like, while I was out running, I would do a video, and I'd also be listening to Clubhouse, and I'd you know, I'm doing all these things at the same time, and they kind of just stacked on each other, and all of a sudden, you know, a few months later, like it was easy and like life was just going better for me.
- 13:47SPEAKER_01: There was, you know, real estate just kind of took off out of nowhere, and I wasn't doing anything different.
- 13:52SPEAKER_01: It was just confidence and you know, like the the videos, the daily videos.
- 13:57SPEAKER_01: I mean, people people really like those because I'm not talking about real estate and I'm just kind of talking about my day.
- 14:04SPEAKER_01: There's a lot of self-deprecation like you do, and um, you know, people people dig you just being honest, and people trust you if you're just being real with them.
- 14:14SPEAKER_02: Would you say uh okay, so let's talk about your daily videos that you were doing.
- 14:20SPEAKER_02: You were doing that for you, right?
- 14:22SPEAKER_02: You were doing that to practice doing video and just being comfortable, right?
- 14:27SPEAKER_01: Yeah, I mean, but then I started realizing how you can only talk to so many people, especially during COVID.
- 14:35SPEAKER_01: And if you you know, if you're talking to the camera, there's what, a hundred people watch it maybe at minimum.
- 14:41SPEAKER_01: And so that that's a hundred people a day you can talk to.
- 14:44SPEAKER_01: Oh, and you can still talk right back to me too.
- 14:47SPEAKER_01: I mean, it's it's cool.
- 14:48SPEAKER_01: I I wasn't expecting it as many messages as I get back, which you know, like I don't send other people messages really.
- 14:56SPEAKER_01: I need to get better about that, but um, you know, I I respond to them when they send them to me.
- 15:00SPEAKER_01: But it's people from high school, people that I haven't talked to in forever that I didn't know even you know remembered me, or sending me messages like, oh, your journey is so awesome, it's inspirational.
- 15:10SPEAKER_01: I'm like, really just talking about soccer, talking about my kids, you know, anything except for real.
- 15:18SPEAKER_02: There's two things exactly anything that real estate for the love of God.
- 15:22SPEAKER_02: But that's what works.
- 15:23SPEAKER_02: So I I wanna I want to cover two different aspects of this because I think it's super important.
- 15:27SPEAKER_02: Because I I just now I I figured out the title for this episode will be like how realtors can get out of their own shell or something like that.
- 15:35SPEAKER_02: I'll fine-tune it by the time we publish.
- 15:38SPEAKER_02: Not the best, first draft.
- 15:40SPEAKER_02: Um, but here's how you do it.
- 15:42SPEAKER_02: Okay, you you just like you did in all these different situations, you started the first one.
- 15:48SPEAKER_02: Like you recorded the first video with Big Dave.
- 15:51SPEAKER_02: You did the first video during 75 Hard where you were just talking to the camera and kind of like recapping your day, um, almost like a video diary, almost like or a well, not diary, that's girly.
- 16:02SPEAKER_02: A video journal.
- 16:04SPEAKER_02: It's much more.
- 16:04SPEAKER_01: I got a pink shirt on, so I mean, diary is good.
- 16:07SPEAKER_02: If you guys watch on YouTube, it's like is Matt at a gender reveal party or what with his blue, his powder blue background and his pink shirt, it's fantastic.
- 16:15SPEAKER_02: Yes, fantastic.
- 16:17SPEAKER_02: Speaking of ADD, uh Jesus, this is this is a dangerous combination with you and I, Matt.
- 16:22SPEAKER_02: Um, okay, so uh doing doing it the first time is key, but there's so many people, not just realtors, but so many people that uh they don't do the first one because of fear and insecurity.
- 16:36SPEAKER_02: And they're like, well, what if nobody watches it?
- 16:38SPEAKER_02: What if everyone watches it?
- 16:39SPEAKER_02: I don't like the way I look, I don't like the way I sound, all the sh all the shit, right?
- 16:43SPEAKER_02: But you just did it anyways.
- 16:45SPEAKER_02: So I think uh this is the distinction I that that's not the right word.
- 16:50SPEAKER_02: This this is something that I want to make sure that we clarify because one of two things will happen.
- 16:54SPEAKER_02: Either you'll start doing it and it will start getting traction, like you were surprised in a positive way that people were watching and they were engaging, which made it easier to go on.
- 17:05SPEAKER_02: But sometimes, depending on what it is you're talking about, sometimes people maybe three or four people are watching instead of a hundred.
- 17:13SPEAKER_02: And and so you're like, oh my god, I'm doing it for me, you know.
- 17:16SPEAKER_02: Yes, yes, nobody's watching, right?
- 17:18SPEAKER_02: Like and people are scared of that.
- 17:21SPEAKER_02: What if I put myself out there and nobody's watching?
- 17:23SPEAKER_02: Well, don't put yourself out there in a way that's like so vulnerable that you know it scares the shit out of you, just like like you did, talk about what you're doing, talk about what's interesting to you at the moment.
- 17:34SPEAKER_02: So, either way, I I think you just have to uh accept the fact that you know, uh very few people could watch in the beginning, but some will.
- 17:45SPEAKER_02: The right people will, and that will probably grow.
- 17:48SPEAKER_02: So, as you started to do these videos every day, tell us more about how that started to play out for you.
- 17:55SPEAKER_02: You know, day after day, how did you feel about it?
- 17:58SPEAKER_02: How did you feel about the the reception, the engagement?
- 18:01SPEAKER_02: Was it being well received?
- 18:03SPEAKER_02: Tips for people who are gonna do the same thing.
- 18:06SPEAKER_02: Talk about that.
- 18:07SPEAKER_01: Yeah, I mean, at first I was running around the park for 75 hard twice a day, and um, you know, holding my phone in front of my face like a dish bag, and I realized that everybody was looking at me, and so kind of got past that a little bit, but I realized that I could just sit at home right before I go to bed, turn on the camera, and just say, I talk for like what a minute, minute and a half, maybe.
- 18:30SPEAKER_01: Um, a lot of the time I have nothing to talk about, but those end up being, you know, some of the most viewed videos that it's just you know, me being vulnerable, talking about my day, talking about you know, whatever's on my mind.
- 18:41SPEAKER_01: And um, you know, that's that's I think the best way to get people to trust you is just don't act like somebody else, just keep acting like yourself.
- 18:50SPEAKER_01: And you know, I might I'm not a mega agent, I don't know everything about real estate, and so I'm gonna talk about the things that I know really well about real estate, and then you know, everything else can I'll learn, right?
- 19:03SPEAKER_02: Exactly.
- 19:04SPEAKER_02: But I love how you decided to just do this daily video journal thing for you to practice, and then good things started happening.
- 19:14SPEAKER_02: So, what are some of those good things?
- 19:16SPEAKER_02: Like how long have you been doing it, first of all?
- 19:18SPEAKER_01: Do you know how many straight days 150 days or something?
- 19:20SPEAKER_02: 150 straight days of doing of publishing a video.
- 19:24SPEAKER_02: Yeah, that's cool.
- 19:25SPEAKER_01: That's Instagram stories.
- 19:27SPEAKER_02: That's cool because I mean there's 30-day challenges and all that stuff, and that's all super helpful.
- 19:31SPEAKER_01: But 150 days are you started out as I I think Dan challenged me to 30 days, and then after those 30 days, you know, it was easy.
- 19:39SPEAKER_01: I just kept doing it.
- 19:40SPEAKER_01: And now it's kind of a game, like I do kind of like just turning it on, not thinking about it at all, and just winging it because um, you know, I've with the podcast, I can record and like think about what I'm saying, and then I can always cut stuff out later.
- 19:54SPEAKER_01: Um, with these, I mean they're they're not live, but they're as close as they as they can be to it.
- 20:01SPEAKER_02: I just uh I just thought of something when this publishes, when this episode goes live, I think people are gonna start sending us Adderall, and they're like, here, you you guys should probably try some of this, but that's okay.
- 20:12SPEAKER_02: That's okay.
- 20:12SPEAKER_01: Yeah, I thought a long time about what we were gonna talk about today, and then you kind of just threw me off.
- 20:17SPEAKER_01: And no, you threw me the pulse.
- 20:19SPEAKER_02: You threw me off in the intro, and here we are.
- 20:22SPEAKER_02: But I love it.
- 20:23SPEAKER_02: I mean, this is the squirrel show.
- 20:26SPEAKER_01: Let's talk podcasting.
- 20:27SPEAKER_01: Let's let's get back to podcasting.
- 20:28SPEAKER_01: That's what I want to talk about.
- 20:29SPEAKER_02: I like how you're dictating where where my podcast is.
- 20:32SPEAKER_02: This is my podcast, bro.
- 20:33SPEAKER_02: Yeah, apparently.
- 20:34SPEAKER_02: Um, yeah, but just to just to put a bow on that last little bit there, like you it's the same with going to the gym and eating healthy and making phone calls, going door knocking, posting on social, um, whatever.
- 20:48SPEAKER_02: Like doing it once, that doing it the first time is by far the hardest part.
- 20:53SPEAKER_02: Doing it the second time, much easier, third time, even easier.
- 20:57SPEAKER_02: And then it just keeps getting easier.
- 21:00SPEAKER_02: So you're doing it 150 straight days, and is it fairly?
- 21:07SPEAKER_01: A great man once said that when it comes to marketing, everything works and nothing doesn't.
- 21:13SPEAKER_02: Yes, yes.
- 21:14SPEAKER_02: Wise, wise man.
- 21:16SPEAKER_02: This is this is true.
- 21:17SPEAKER_02: A wise brome.
- 21:18SPEAKER_02: But are you nervous anymore when when you do these videos?
- 21:21SPEAKER_01: No, uh, not really.
- 21:23SPEAKER_01: I'm I I I'm more nervous for this, really.
- 21:26SPEAKER_01: This is like out of my element.
- 21:28SPEAKER_01: This is a little bit different.
- 21:29SPEAKER_01: I had to buy like a webcam and stuff.
- 21:31SPEAKER_01: You had to buy a pink polo shirt.
- 21:33SPEAKER_01: Yeah.
- 21:35SPEAKER_02: Um, well, dude, you got called up to the big leagues today.
- 21:38SPEAKER_02: I mean, this is the massive agent podcast.
- 21:40SPEAKER_01: Right, right.
- 21:41SPEAKER_02: You know, yeah, absolutely.
- 21:42SPEAKER_01: It's massive.
- 21:43SPEAKER_02: Yeah, so let's talk about podcasting.
- 21:45SPEAKER_02: All right.
- 21:45SPEAKER_02: All right.
- 21:45SPEAKER_02: So, yeah, you've been doing this what's up Dunwoody podcast for just over three, three and a half years ish, right?
- 21:53SPEAKER_02: Started around when I launched this show.
- 21:55SPEAKER_01: Exactly the same time you started your show.
- 21:58SPEAKER_02: What is that all about?
- 22:00SPEAKER_02: And how has it helped you in business?
- 22:02SPEAKER_02: Because you're not just a realtor, you you run a pizza restaurant, and you know, you're uh you're a man of the community.
- 22:10SPEAKER_02: And uh, you know, kind of walk us through the the business model and how it's evolved from when you first started the what's up, Dunwoody video with Big Dave, you know, like how it's evolved, what what opportunities you see, things that you've learned that work or don't work, you know, because uh Neil Mathwick, for example, he's like, he's like, I I for me, the local podcast just didn't work, but you're like, works for me.
- 22:35SPEAKER_02: Um, and so there's a lot of variables there, and that's kind of the conversation that I think that would be helpful because as you said, everything works and nothing doesn't.
- 22:44SPEAKER_01: Yeah, if you do nothing, it doesn't work.
- 22:46SPEAKER_01: Um, so yeah, we I I knew that I wasn't gonna be able to do it by myself.
- 22:51SPEAKER_01: It wasn't just turning on the camera, it was actually setting up a podcast, having microphones, that kind of thing.
- 22:57SPEAKER_01: And so I recruited my brother-in-law, who just has like you say anything to anybody, you know, at any time.
- 23:03SPEAKER_01: And the two of us, we sat on his back deck and we pulled out the Dunwoody Cryer and we read over some topics and just talked about what was in the paper.
- 23:12SPEAKER_01: This is two guys who have lived in the city for yeah, he's lived here for even longer than I have.
- 23:16SPEAKER_01: I've lived there for 10 years at the time, knew nothing about Dunwoody.
- 23:20SPEAKER_01: But we had this crier, we just kind of read a headline, we kind of made fun of the headline.
- 23:25SPEAKER_01: We made three episodes while we were drinking a few beers, and then we decided to throw those episodes away.
- 23:30SPEAKER_01: A few days later, we recorded three more episodes, and um, those were okay.
- 23:35SPEAKER_01: We put those out.
- 23:36SPEAKER_01: It was like, I think seven people listened to the first one, I think 10 people listened to the second one.
- 23:40SPEAKER_01: You know, third one is about the same way, and you know, they just got better.
- 23:44SPEAKER_01: It was just doing something, you know, and it was terrifying at first.
- 23:48SPEAKER_01: When we put those first ones out, you remember it.
- 23:50SPEAKER_01: Like it's just it's it's scary.
- 23:52SPEAKER_01: You don't know what anybody's gonna say.
- 23:54SPEAKER_01: And um, with podcasting, though, it's not with the video, somebody can send you a message immediately, right?
- 24:01SPEAKER_01: With the podcast, it's not you're not prompted to do that.
- 24:04SPEAKER_01: And so it's kind of like, is somebody gonna listen?
- 24:07SPEAKER_01: You know, like is anybody, you know, there's not any negative comment unless you get a bad review or something like that, but nobody does that.
- 24:13SPEAKER_01: Um, and so you know, those three episodes we put them out, didn't hear from anybody.
- 24:18SPEAKER_01: Like our family might have listened to them and said, Oh, yeah, that was great.
- 24:21SPEAKER_01: Um, episodes three, four, five, six, uh, nobody really listened.
- 24:26SPEAKER_01: And then we got a call from a guy that lives in the community that ran for city council council was like a popular guy, his name's Hayward, and he said, I think it's super cool what you guys are doing.
- 24:37SPEAKER_01: And um, I want to be part of it.
- 24:39SPEAKER_01: I want to uh, you know, I'd love to introduce you to people around town, guys you didn't know.
- 24:44SPEAKER_01: And since then, we've done 180 episodes.
- 24:47SPEAKER_01: We've never had to ask, you know, anytime I've asked somebody to come on the show, they've done it.
- 24:52SPEAKER_01: There's been like maybe a handful of people that didn't want to do it, and it's because they were scared, you know, like what we would say to them, or you know, just getting on on the microphone.
- 25:01SPEAKER_01: Um, but yeah, it was from there we've I mean we've we've had tons of people on.
- 25:07SPEAKER_01: We've had uh our Georgia attorney general, we've had county commissioners, we had the sheriff on, uh TED Talk speakers, um, comedians, musicians, head football coach, Matt Lamarche, your boy Matt Lamarche was on one time.
- 25:19SPEAKER_01: You know, I've had other real estate agents on.
- 25:21SPEAKER_01: We had the commissioner of G Dot, we've had you know a bunch of reporters, YouTube stars, and um, but mostly like my favorite ones are the small business owners and the restaurant owners, because that's kind of you know, those are my boys, right?
- 25:35SPEAKER_01: Those are the the ones that don't have access to a following already.
- 25:40SPEAKER_01: And so when you're starting up a business, you have nothing and you have nobody to help you out, right?
- 25:44SPEAKER_01: And so coming on our show, we can put you out to a bunch of people.
- 25:48SPEAKER_01: And you know, it's also it's kind of a win-win because so we had there's this, it's called NFA burger.
- 25:54SPEAKER_01: It's like most popular, it actually got voted the best burger in all of Atlanta.
- 25:58SPEAKER_01: It's in Dunwoody, right?
- 26:00SPEAKER_01: So that guy came to me and said, Hey, I want you to put us out, you know, like we're gonna open up.
- 26:05SPEAKER_01: I don't want to go to all these big publications, I want you to do it.
- 26:09SPEAKER_01: I want you to tell everybody that we're coming.
- 26:11SPEAKER_01: And so we had all of this man's SEO for like three months, probably, because he had just started a website.
- 26:19SPEAKER_01: We had a successful website, and anytime you typed in NFA burger, it would go to our podcast.
- 26:25SPEAKER_01: So, I mean, it was it's kind of a win-win, you know.
- 26:28SPEAKER_01: Those those folks have no access to a following.
- 26:31SPEAKER_01: We put them out, and then, you know, they only hear from us about NFA burger.
- 26:37SPEAKER_02: That see that right there, where a lot of agents are gonna get screwed up is there's they start thinking about direct ROI.
- 26:45SPEAKER_02: Well, that's great, Matt.
- 26:46SPEAKER_02: And how many listings did you get from it?
- 26:48SPEAKER_02: Right?
- 26:48SPEAKER_02: Well, I'm sure that you did get some listings, but not like publish that podcast episode, get a listing presentation.
- 26:55SPEAKER_02: Like it happens indirectly.
- 26:56SPEAKER_02: That has happened, actually, but I don't doubt it.
- 26:59SPEAKER_02: I don't doubt it.
- 27:00SPEAKER_02: But the would would you say it's fair that the majority of the the upside that's come from your podcast has happened indirectly and in in weird ways.
- 27:11SPEAKER_02: Like one thing connects to another, connects to another, connects to another.
- 27:14SPEAKER_01: It's somebody that I've never met that lives in a neighborhood three neighborhoods away that it's like, I think it's cool what you did for that, you know, for that guy starting that burger joint.
- 27:23SPEAKER_01: Like, I want to use you as a real estate agent.
- 27:25SPEAKER_01: And um, and really the podcast has been great.
- 27:28SPEAKER_01: We've reached like uh it's almost 60,000 people now and 60,000 downloads.
- 27:33SPEAKER_01: And um, but what's more I guess what's more beneficial to me is like the Facebook page, the Instagrams, and that kind of stuff where you can publish those episodes and those like a lot of people aren't gonna listen to podcasts.
- 27:46SPEAKER_01: What do we say?
- 27:47SPEAKER_01: Like 50% of the people have never listened to a podcast, but most people are on Facebook, and so when you see that guy's put out 180 episodes about our city of 50,000 people, like that guy knows the city, you know.
- 27:59SPEAKER_01: And if they if I've got a bunch of if I'm holding an open house and you know, a bunch of people come in and I start talking to them, and then I just happen to throw in like at a random time.
- 28:09SPEAKER_01: Have you ever heard of what's up, Dunwitty?
- 28:10SPEAKER_01: And they go, Yeah, I listen to or I let we hope they listen, but I've seen that on on Facebook, you know.
- 28:16SPEAKER_01: Yeah, they've at least that's my client.
- 28:18SPEAKER_01: That's my client right there.
- 28:20SPEAKER_01: You know, if they've heard me and know who I am, like they're not gonna use anybody else because I've formed the rapport.
- 28:27SPEAKER_02: And you've you've built credibility for yourself.
- 28:30SPEAKER_03: Yep.
- 28:31SPEAKER_02: That's something that's so underestimated that we all have control over.
- 28:37SPEAKER_02: You know, the reason that I've been able to speak at a conference or somebody pays me to do a keynote at their or a training or something, or you know, I I've been invited on this podcast or whatever, it's because I decided three three uh just over three years ago to create my own credibility, to launch my own show.
- 28:55SPEAKER_02: Like I'm just like, I'm gonna launch it, I'm gonna be a show host, and I created my own credibility.
- 29:00SPEAKER_02: And over time that builds, and you know, you you're you're at an open house, and people maybe they don't know who you are, but they certainly know the what's the what's up done with y brand.
- 29:09SPEAKER_02: They've seen the website, they've seen an article shared, they've heard about the podcast or something.
- 29:14SPEAKER_02: Um, even if they don't listen, but just the fact that you are that person, instant credibility in their eyes.
- 29:21SPEAKER_02: They're like, okay, this is this is the person.
- 29:24SPEAKER_02: Like this Mac guy, he's the one.
- 29:27SPEAKER_02: That's that is such a huge deal.
- 29:29SPEAKER_02: You cannot buy that amount of credibility in someone's eyes.
- 29:33SPEAKER_02: You can earn it, and you can earn it by starting your own damn show, or doing videos on social media, or writing articles on a website, all of the above, or one of the above.
- 29:45SPEAKER_02: It's incredible.
- 29:46SPEAKER_01: Yeah, that's that's actually been helpful for us too, is um having the website and sending people to that website instead of sending people we use chartable, right?
- 29:54SPEAKER_01: You um actually sending people to the website has been really beneficial because we're able to write blogs.
- 30:00SPEAKER_01: So uh my brother-in-law does um, he puts together this holiday lights, was it holiday lights map, I think he calls it, where it's like a Google map, and you can go on and it'll show you all of the best areas of Dunwoody and take you through each neighborhood to show you where the best houses are with the best lights, like Christmas lights, you know.
- 30:19SPEAKER_01: And um, you know, that's I I want to say it was like 20,000 people saw it just this year.
- 30:25SPEAKER_01: Um, it got put in all the papers, and I mean it was it was a big deal, um, or around here at least.
- 30:31SPEAKER_01: And so it's like the little stuff like that that comes off of the podcast, like nobody would find that blog if it wasn't for the podcast, it's just like instant social proof, right?
- 30:42SPEAKER_02: Um, I'm curious.
- 30:43SPEAKER_02: So, with this burger, this burger joint that opened, NFA, I think you said, Um, when they came to you wanting you to kind of help them launch or or promote them, is that a paid thing?
- 30:55SPEAKER_01: No, well, to go deeper, he he's paid us before, but to go deeper into that.
- 30:58SPEAKER_01: So, that guy, this is a cool story, actually.
- 31:00SPEAKER_01: That guy had like 60,000 followers on Instagram before he ever opened his shop.
- 31:05SPEAKER_01: He would go around, this is an advertising genius.
- 31:07SPEAKER_01: He would go around while he was traveling for his other job and go to all these different cities and post pictures of burgers in those different cities.
- 31:15SPEAKER_01: And eventually his grew, his following grew and he started being able to call, like, hey Dustin, I'm coming to New York.
- 31:22SPEAKER_01: Can I come by and talk to you about your burgers?
- 31:24SPEAKER_01: And they're like, Oh, yeah, of course, you know, you can put us out to all your followers.
- 31:28SPEAKER_01: So he would find little bits of information about those burgers, and that's how he learned how to make the best burger.
- 31:34SPEAKER_01: So when he opened in Dunwoody, he had like what I think it was like 60,000 Instagram followers that he was able to just blast that out to.
- 31:41SPEAKER_01: And then coming on our show, we were able to tell all the locals about it, and it was cool.
- 31:47SPEAKER_02: And there's there's so much you can do with that.
- 31:50SPEAKER_02: Agents, here's what really boggles my mind, but I completely understand because I was this way for for the vast majority of my career, you know, probably like 70% of my career, I thought this way that real estate agents make money by selling homes.
- 32:06SPEAKER_02: They make money off the commission by selling homes.
- 32:10SPEAKER_02: Yes, that is true.
- 32:12SPEAKER_02: But it doesn't have to be limited to that, does it?
- 32:15SPEAKER_02: So when when you have a podcast like that or a website that the community visits, um you can place ads, yeah.
- 32:24SPEAKER_02: Sponsorships, ads.
- 32:26SPEAKER_02: Um, you can you can you know do paid promotion.
- 32:30SPEAKER_02: So if like if a a restaurant's gonna open and they come to you and they're like, hey, would you have us on your show, or would you do an article about us, or would you promote us on social?
- 32:38SPEAKER_02: You can put together a little package like, yes, for X amount, we will do this.
- 32:43SPEAKER_02: And and that's a win-win.
- 32:45SPEAKER_02: So there's so many revenue streams that are possible to a realtor just by doing the stuff that helps them get business to sell the homes and earn the commission.
- 32:55SPEAKER_02: But most agents are just focused on that damn commission.
- 32:59SPEAKER_01: Yep.
- 32:59SPEAKER_01: And so it's just the you know, the relationships that you're building too, so much can come of it.
- 33:04SPEAKER_01: Um, that holiday lights thing, Billy from NFA sponsored that this year and gave us some money for that.
- 33:09SPEAKER_01: We've got like every every uh podcast, we we mentioned the same two businesses, and they've been paying us for a while.
- 33:15SPEAKER_01: And the um, you know, we've got like advertising on the website, that kind of thing.
- 33:19SPEAKER_01: Um, but you know, it's more so I've I play soccer about a mile from here, right?
- 33:24SPEAKER_01: About a mile from my house.
- 33:26SPEAKER_01: There's this amazing soccer field that was just built.
- 33:28SPEAKER_01: Well, the guys that are running it aren't from around here, don't really know Dunwoody.
- 33:33SPEAKER_01: And so they came to me and said, Hey, do you think you could help us find like a sponsor for this?
- 33:38SPEAKER_01: And you know, he was like, uh, you know, we might need maybe like a thousand dollars.
- 33:42SPEAKER_01: And I was like, Yeah.
- 33:44SPEAKER_01: So while I'm sitting there, I texted four different local businesses and we had$1,500 within like it was probably 10 minutes.
- 33:51SPEAKER_01: And I was like, all right, yeah.
- 33:52SPEAKER_01: So now we've got jerseys.
- 33:53SPEAKER_01: The entire team or entire uh league has jerseys that say, What's up, Dunwoody, NFA Burger, you know, Porter, Village Orthodonics, all of our sponsors, all of my boys are on every jersey.
- 34:05SPEAKER_01: And so, I mean, that's that's well worth the 250, 500 they spent on it.
- 34:12SPEAKER_02: As we're going through this, like I'm realizing how much how much more I could do to monetize the massive agent stuff.
- 34:19SPEAKER_02: You know, the website, the podcast.
- 34:20SPEAKER_02: I've had sponsors before.
- 34:22SPEAKER_02: I'm I'm super picky because I want to make sure that it's somebody that I actually believe in, somebody that I've used, um, something, you know, it's not like I'm gonna be like, hey, try out this face cream.
- 34:32SPEAKER_02: Like today's episode is sponsored by this face cream.
- 34:35SPEAKER_02: Not gonna, you're not gonna hear that on the show, but there's so many other ways to monetize.
- 34:40SPEAKER_02: And it's not about just like grabbing money from everywhere, it's about creating a better experience for the listener, right?
- 34:48SPEAKER_02: Or the reader if it's your website.
- 34:50SPEAKER_02: They are there to learn about the community.
- 34:53SPEAKER_02: And if if they're there to hear about something uh great, and then you're like, hey, we've kind of endorsed this, you know, these orthodontics, or or we've endorsed this burger place.
- 35:04SPEAKER_02: Most people are like, hey, uh, I need a dentist.
- 35:06SPEAKER_02: Who the hell do I choose?
- 35:08SPEAKER_02: And then somebody that they trust and look up to and respect is like, hey, try out Village.
- 35:13SPEAKER_02: And they're like, okay, like that, that's a good thing.
- 35:16SPEAKER_02: And the fact that you're compensated for it is great because it just it encourages you as the media company to do more of it and to you know, actually carve out time to do it to help the business, you know.
- 35:28SPEAKER_02: Like, yep.
- 35:29SPEAKER_01: And those are my boys.
- 35:30SPEAKER_01: I've had plenty of other people offer us money for you know car washes and stuff like that.
- 35:35SPEAKER_01: And like, I don't want them on the podcast.
- 35:37SPEAKER_01: I mean, these are and you know, Brett with Village Orthodonics, like he's brought me plenty of guests that you know, he's like, I vouch for this person, you know, have them on, uh, which is also really cool because we're we're able to help them out and help their friends out.
- 35:51SPEAKER_01: That's cool.
- 35:52SPEAKER_02: Uh there's just all kinds of connections.
- 35:54SPEAKER_02: I know that this question is gonna pop into way too many people's heads, but it will.
- 36:00SPEAKER_02: That's great, Matt.
- 36:02SPEAKER_02: But how many homes has it helped you sell?
- 36:04SPEAKER_02: Can you talk a little bit about how the podcast and it's not the exact number of homes, but you know, how has it helped your real estate business by doing the what the What's Up Dunwitty media company model?
- 36:15SPEAKER_02: Um, it's just kind of proof.
- 36:17SPEAKER_01: Like the the What's Up Dunwoody name has sold all of my houses.
- 36:21SPEAKER_01: I mean, like pretty pretty much every house that I've sold has something to do with what's up dunwoody, you know, like because I don't talk about real estate, like I have a hard time cramming real estate down people's throat, but I can kind of throw it into what's up dunwoody.
- 36:38SPEAKER_01: And so, you know, you can only talk about business with your friends so much, but if you're putting it on a brand that they're gonna look at anyway, like yeah, I'd say that I'd say that probably 75% of the homes that I've sold have something to do with the podcast.
- 36:53SPEAKER_01: Um, and then, you know, also like the video marketing and stuff like that.
- 36:58SPEAKER_01: So whenever we do a video or whenever I do like a real estate video, so we had a listing in the neighborhood, and there was I was trying to figure out what I could talk about with this listing.
- 37:08SPEAKER_01: It was a pretty house, but you know, you can only show so many houses.
- 37:10SPEAKER_01: And so I went down to our neighborhood pool, which is being rebuilt, and I had a drone photographer fly over.
- 37:16SPEAKER_01: Um, and I just said, you know, this is a brand new pool, Dunway North.
- 37:21SPEAKER_01: Best part about it is it's right down the street from my newest listing.
- 37:24SPEAKER_01: And then I hop on my bike with the kids, and then the drone flies up in the air.
- 37:28SPEAKER_01: And when the drone came down, we were pulling in the driveway of that house, and it was just like a cute video, and it got people to watch it because the first 30 seconds of it was about their neighborhood pool, and nobody knew that this pool was being built.
- 37:41SPEAKER_01: And so the whole community was able to see that pool.
- 37:44SPEAKER_01: Um, my, you know, another listing of mine, they're building a school right up the street from the listing, and you know, it's like almost a million-dollar listing.
- 37:53SPEAKER_01: And the first, I'd say probably 20, 30 seconds of the video was about that school that's being built down the street, you know, and it's about the community.
- 38:02SPEAKER_01: And that's what when I put that on What's Up Dunwoody, uh, people that are on What's Up Dunwoody want to see about the community, and so I can kind of hook them with that, and then also there's, you know, oh, oh yeah, I sell houses too.
- 38:14SPEAKER_02: And I I think most agents completely underestimate how closely related what's going on in the community is with uh homes.
- 38:25SPEAKER_02: Like because if people are interested in the community, they're gonna want to live there.
- 38:30SPEAKER_02: Or they already do.
- 38:32SPEAKER_02: Like it's it's lit they're literally this like what's going on in the community and sales of of homes.
- 38:39SPEAKER_02: But most agents are only focused on talking about selling homes.
- 38:43SPEAKER_02: Talk about the damn community because that's what people care about.
- 38:46SPEAKER_02: That's what they'll tag their friends in, they'll share with their friends, people find who are in Salt Lake City but looking to move to the Atlanta area, and they'll they'll start Googling it and they'll find your podcast or your website, and they'll the Facebook groups.
- 38:58SPEAKER_02: Facebook groups are a huge one.
- 38:59SPEAKER_01: If you if you type in Dunwoody Community, the Dunwoody Community Forum has like 4,000 people in it, and that's like the first thing that comes up, and so that's where people go to look for a house.
- 39:09SPEAKER_01: I've I've had a really hard time with that recently because everybody with all the buyer needs, everybody's posting real estate stuff into that group.
- 39:16SPEAKER_01: And I've had a hard time because I'm kind of a control freak with it, so I've taken a lot of them down, and you know, but it's also kind of like, oh, this person needs to sell.
- 39:24SPEAKER_01: Like, yeah, they came to me.
- 39:26SPEAKER_01: Most of the stories and most of the guests I've found from those Facebook groups, too.
- 39:31SPEAKER_01: And that's a huge part of what's up Dunwoody is those Facebook groups because I've got Dunwoody Area Community Forum and Dunwoody Area restaurant reviews.
- 39:39SPEAKER_01: And so anytime there's a new restaurant, that is the very first place that it pops up.
- 39:44SPEAKER_01: So I don't have to go out and find those stories anymore.
- 39:47SPEAKER_01: They're brought to me.
- 39:48SPEAKER_01: Like I'm the first one that sees them.
- 39:50SPEAKER_01: And you know how it is with Facebook groups.
- 39:52SPEAKER_01: When you're excited about something in your community, you want to be the first person to put that into the group, you know?
- 39:57SPEAKER_01: Right.
- 39:58SPEAKER_01: People get off on that kind of thing.
- 39:59SPEAKER_01: It's like, you know, oh yeah, I was the first person to hear about uh NFA burgers, new hours opening until 7 p.m.
- 40:06SPEAKER_01: And so they throw it into that group, and then I just share that post, you know.
- 40:09SPEAKER_01: Yes, and I look like the hero.
- 40:12SPEAKER_02: So you you created basically like the online community for your community.
- 40:17SPEAKER_01: Yeah, that the digital mayor.
- 40:19SPEAKER_01: Right.
- 40:20SPEAKER_01: I know that term gets thrown around a lot, but that's I think that's a pretty good term for it.
- 40:24SPEAKER_02: I agree.
- 40:25SPEAKER_02: How many people are in Dunwoody?
- 40:27SPEAKER_02: I mean, so so let's give some some context here.
- 40:30SPEAKER_02: You know, um and and I will let me kind of go to the end before we go back here.
- 40:36SPEAKER_02: What I screwed up with in the beginning as an agent is my mentor was telling me pick a farm area that's maybe half a mile, you know, half a mile radius.
- 40:45SPEAKER_02: Um he's like the smaller it is, the the better it's gonna be.
- 40:49SPEAKER_02: And in my stupid little brain that didn't understand these things, I'm I'm like, well, that doesn't make any sense.
- 40:56SPEAKER_02: If I want to sell more homes and make more money, why would I why wouldn't I focus on the whole damn city of Salt Lake?
- 41:01SPEAKER_02: You gotta go niche.
- 41:03SPEAKER_02: Right.
- 41:04SPEAKER_02: And I realized that is the worst possible thing you can do.
- 41:07SPEAKER_02: And so you by focused on Dunwoody, Georgia, which I I've never heard of until I met you, you know, and wait, and the last time I was I was in Atlanta, I was driving north up into is it Alpharetta?
- 41:20SPEAKER_01: Yeah, I remember you saw the sign.
- 41:22SPEAKER_02: I saw the sign, and I was like, Matt Weber.
- 41:25SPEAKER_01: That's what I want people to think, you know.
- 41:26SPEAKER_01: Yeah, right, exactly.
- 41:28SPEAKER_01: Yeah, 50,000 people, 50,000 people in the city.
- 41:31SPEAKER_01: It's right off of um Atlanta, you know, it's maybe like 20 miles north of Atlanta, it's right at the top of the perimeter at 285.
- 41:39SPEAKER_02: And um is it mean city it's a suburb or like a separate city?
- 41:43SPEAKER_01: It's all neighborhood, it's a suburb.
- 41:45SPEAKER_01: It's a suburb, yeah.
- 41:46SPEAKER_01: And there's but there's you know cities of suburbs around.
- 41:49SPEAKER_01: And so I mean, they've all they've all got the possibility of doing that, but everybody's hardcore about their city, you know, like they want their city to be the best.
- 41:58SPEAKER_01: And if I can be part of their city being the best, that's that's great.
- 42:03SPEAKER_02: I from okay, from even though I'm not there in Dunwoody, but from what I've seen from you online, it seems like you've actually helped cultivate pride in the Dunwoody area.
- 42:14SPEAKER_01: Positivity for sure.
- 42:16SPEAKER_01: Yep.
- 42:16SPEAKER_01: Yeah, and I mean I don't have if somebody's gonna be negative and want to come on the show, they're not gonna come on the show, you know.
- 42:21SPEAKER_01: And we've got we've had politicians every time there's um, you know, some sort of election, we try to have all every every not contestant, but uh like everybody that's running for that position on the show, yeah.
- 42:32SPEAKER_01: And it starts to get a little negative.
- 42:34SPEAKER_01: We've we've had a hard time with that, but you know, that you want to get those people's views out to the whole community, you like you want the community to understand who they're voting for, you know what I mean?
- 42:45SPEAKER_01: And so like it's uh that's the best way for there's no better way for than a podcast to get to know somebody, right?
- 42:51SPEAKER_01: And if you have somebody on the podcast and you know, like the whole community can get to know that person.
- 42:57SPEAKER_01: And if you're voting for somebody, that's it, that's important, right?
- 43:00SPEAKER_02: Absolutely.
- 43:02SPEAKER_02: Um with I wasn't even planning on mentioning this, but it uh it reminded me of it when Bernie Sanders was on the Joe Rogan podcast.
- 43:11SPEAKER_02: That was huge for Bernie Sanders because he was actually able to talk in depth and in detail and at length about certain policies and and whatnot.
- 43:21SPEAKER_02: Now some of us might be like, that he actually made it worse, you know, like now we see how crazy you really are.
- 43:28SPEAKER_02: But some people who'd like that were like, oh, that makes sense.
- 43:30SPEAKER_02: Like, I I like that.
- 43:32SPEAKER_02: Um, so so I think that's super, super valuable, especially at a local level, because then it's not at the local level, it's not so ridiculous with you know, this person's evil, this person's the savior, you know, it's it's not quite that at a local level.
- 43:47SPEAKER_02: It's it's more people just looking for the best person to lead.
- 43:50SPEAKER_02: And so I think that's super smart that you do that.
- 43:52SPEAKER_01: And I'm sure that the well talking about the topics, the best topics in the community, the most important topics in the community is what they're you know rallying behind.
- 44:00SPEAKER_01: Behind and you know, when we have like a school board representative on against another school board representative, something positive is gonna come from that, you know what I mean?
- 44:08SPEAKER_01: Like there's a discussion that's had that all of Dunwoody gets to listen to.
- 44:12SPEAKER_01: Yeah.
- 44:12SPEAKER_01: So that's not that that's important.
- 44:15SPEAKER_02: So you've been doing the podcast in the media company for three and a half years, you've been doing 150 plus days of your social videos.
- 44:24SPEAKER_02: What is what's a tip that you'd give somebody who an agent who's listening that they're in the same spot that you were, and they're like, you know, everything Matt's saying, I I understand, it makes sense.
- 44:37SPEAKER_02: I just need to do it myself.
- 44:38SPEAKER_02: Like, because you've been in that spot, I've been in that spot.
- 44:41SPEAKER_02: What what advice would you give?
- 44:43SPEAKER_02: Uh aside from just doing it, which I think is perfect advice, but beyond that, with a little more meat on the bone, what advice would you give to somebody who who wants to start following the path that you took?
- 44:56SPEAKER_01: I think that I would have stopped doing it if it was stuff that I didn't enjoy.
- 45:00SPEAKER_01: You know, if I was if it was a podcast about something that I could care less about, like how are you supposed to continue that?
- 45:06SPEAKER_01: You know, but you're able to craft it and make it your own thing.
- 45:10SPEAKER_01: Um, you know, and the the videos, it's just like 75 hard was maybe like the most inspirational thing in my entire life.
- 45:19SPEAKER_01: Like I've grown so much over the last year, more than the last 10 years.
- 45:23SPEAKER_01: And you know, you were a lot to that.
- 45:25SPEAKER_01: EXP was a lot of that.
- 45:26SPEAKER_01: The people I've been around on our team were a lot of that, like Dan and TJ and you know, Christian, all those guys.
- 45:32SPEAKER_01: Like that's cool.
- 45:34SPEAKER_01: Like the being surrounded, you always hear surround yourself.
- 45:36SPEAKER_01: What is it, the the five people that are closest to you you become, you know.
- 45:40SPEAKER_01: Uh is that Jim Rome?
- 45:41SPEAKER_01: Like that, you you want to surround yourself with good people.
- 45:44SPEAKER_01: And then Clubhouse, Clubhouse was a big part of that too, because I've never, you don't get access to thought leaders like that.
- 45:51SPEAKER_01: You know, like we've become closer because of Clubhouse.
- 45:54SPEAKER_01: Like, there's a lot of people, you know, like um you know, all my every podcast I've ever listened to, like Greg McDaniel, he's somebody that you know, uncensored.
- 46:03SPEAKER_01: I've listened to that for a long time, longer than you, I mean, longer than I've known you.
- 46:09SPEAKER_01: And it, you know, like the first day that he was on Clubhouse, I was having a conversation with him on stage.
- 46:14SPEAKER_01: I was like, this is so cool.
- 46:16SPEAKER_01: Right.
- 46:16SPEAKER_01: Um, you know, you you just surround yourself with people, you know, good people, good people that are gonna push you to be your best.
- 46:25SPEAKER_01: And you know, I I think that's what's most important.
- 46:28SPEAKER_01: Do something.
- 46:29SPEAKER_02: Yes, do something for the life.
- 46:31SPEAKER_01: You know you should be doing something, so just do that thing.
- 46:34SPEAKER_02: Yes.
- 46:35SPEAKER_02: Uh great advice.
- 46:36SPEAKER_02: I want to make sure we have time for the the rapid fire questions, my friend.
- 46:39SPEAKER_02: It's uh one of my favorite parts of the show.
- 46:42SPEAKER_02: So let's do that, and then we'll let everybody know where they can find you and follow you and hear more about what you are up to.
- 46:50SPEAKER_02: Um and spoiler alert, just look in the show notes of the podcast or the description if you're watching on YouTube.
- 46:56SPEAKER_02: Spoiler alert.
- 46:57SPEAKER_02: All right, Matt, rapid fire questions.
- 46:59SPEAKER_02: Either or you can elaborate if you'd like.
- 47:02SPEAKER_02: You don't have to, or we can just blow through them if you'd like.
- 47:05SPEAKER_02: Facebook or Instagram?
- 47:08SPEAKER_01: Um, I would have said Facebook hardcore until three months ago since Clubhouse.
- 47:13SPEAKER_01: And now I've gone, like, especially with all the stories, too.
- 47:16SPEAKER_01: I I'm really enjoying Instagram.
- 47:18SPEAKER_01: I I had a private, yeah, I am gonna go deeper.
- 47:21SPEAKER_01: Here we go.
- 47:21SPEAKER_01: Uh so I had a private, private page, right?
- 47:24SPEAKER_01: Private Instagram page.
- 47:25SPEAKER_01: I think I had like 500 of my friends and family, you know, nobody was seeing.
- 47:30SPEAKER_01: I opened that thing up when I got onto Clubhouse and started doing the stories, and I think it's I mean, it's way, I think it's at least doubled, if not more than that.
- 47:37SPEAKER_01: I mean, and people are reaching out to me to come on stuff like this and you know, Michelle's thing, and like it's cool, it's instant access again to people that I've looked up to for years.
- 47:49SPEAKER_02: That's cool.
- 47:50SPEAKER_02: Yeah, it took me a minute to to really get Instagram.
- 47:53SPEAKER_02: I I don't know if I like it more than Facebook.
- 47:57SPEAKER_01: The stories are cool, the stories are and then the fact that it just feeds to Facebook because you're doing the same thing, you know?
- 48:03SPEAKER_02: The stories, yes.
- 48:04SPEAKER_02: Which by the way, you need a creator account, and then you can have your Instagram you go to your your Instagram profile stories and then go to your personal Facebook story, but you need the creator account on Instagram to do that.
- 48:18SPEAKER_02: Can't do that with a business.
- 48:20SPEAKER_02: Yes, agreed.
- 48:21SPEAKER_02: That's a big deal right there.
- 48:22SPEAKER_02: Um, yeah, I think don't ask burgers or pizza.
- 48:26SPEAKER_02: We haven't gotten there yet, but we're damn sure gonna get there.
- 48:29SPEAKER_02: Yeah.
- 48:30SPEAKER_02: Instagram or LinkedIn?
- 48:32SPEAKER_02: Oh, Instagram.
- 48:34SPEAKER_02: Instagram or clubhouse.
- 48:36SPEAKER_01: Oh, clubhouse.
- 48:38SPEAKER_01: Love Clubhouse.
- 48:39SPEAKER_01: Yes.
- 48:40SPEAKER_01: We've built something.
- 48:41SPEAKER_01: Me and Matt have built something and and Marist.
- 48:44SPEAKER_01: We've we've built some stuff on Clubhouse.
- 48:45SPEAKER_01: It's cool.
- 48:46SPEAKER_01: The Atlanta Real Estate Market.
- 48:47SPEAKER_01: Have I talked to you about this?
- 48:48SPEAKER_01: So we've got an Atlanta real estate, we've got Atlanta Real Estate Market Club on um inst or on Clubhouse.
- 48:54SPEAKER_01: And so every Tuesday, Thursday at 8 a.m.
- 48:56SPEAKER_01: we go on and we've met so many cool people.
- 48:59SPEAKER_01: That's why I was talking to you about Glinda Baker.
- 49:01SPEAKER_01: You gotta have her on the podcast, man.
- 49:02SPEAKER_01: She's awesome.
- 49:04SPEAKER_01: But we've met all of the powerful agents or all of the coolest agents in Atlanta on Clubhouse, and they're up on stage with us every time.
- 49:13SPEAKER_01: And there are there's like 700 people in the group.
- 49:16SPEAKER_01: So that's cool.
- 49:17SPEAKER_02: Yeah, that is cool.
- 49:18SPEAKER_02: I'm just inventing new questions for you.
- 49:21SPEAKER_02: So Clubhouse or podcasts?
- 49:24SPEAKER_01: Ooh, I don't know.
- 49:25SPEAKER_01: I've been listening to a lot more Clubhouse, but I still think they feed off each other, you know.
- 49:30SPEAKER_01: Like I've I've learned of a lot of Katie Day, I've learned of a lot of cool people that are starting podcasts and you know from Clubhouse.
- 49:38SPEAKER_01: So I'd go to Clubhouse.
- 49:41SPEAKER_01: Awesome.
- 49:42SPEAKER_01: Uh podcasts or books.
- 49:46SPEAKER_01: Uh I don't read books, I do audiobooks, but I'd I'd say podcasts, probably.
- 49:50SPEAKER_01: But I've let I've read a lot of audiobooks too.
- 49:53SPEAKER_01: Let me let me tell you something here.
- 49:54SPEAKER_01: So from high school until five years ago, I had never read a book.
- 50:00SPEAKER_01: Never read a book.
- 50:02SPEAKER_01: Yep.
- 50:02SPEAKER_01: Since then, I've listened to like 150 audiobooks, probably multiple times.
- 50:07SPEAKER_01: Yes.
- 50:09SPEAKER_01: Love it.
- 50:10SPEAKER_02: Yeah, I didn't start reading until five or six years ago.
- 50:12SPEAKER_02: And I've yeah, I've read a shit.
- 50:14SPEAKER_01: It was just so hard for me, but audiobooks, I mean, these AirPods never leave my ears.
- 50:18SPEAKER_01: Right.
- 50:19SPEAKER_02: Um okay, so podcasts or audiobooks.
- 50:25SPEAKER_01: Um, podcast still.
- 50:27SPEAKER_02: iPhone or Android.
- 50:30SPEAKER_02: iPhone, Alexa or Google Home.
- 50:34SPEAKER_02: Um, the first one.
- 50:37SPEAKER_02: Smart.
- 50:38SPEAKER_02: Smart I know what you did there, Matt.
- 50:40SPEAKER_02: I think we all know what you did there.
- 50:42SPEAKER_02: Burgers or pizza?
- 50:44SPEAKER_02: Pizza.
- 50:46SPEAKER_01: New York or LA.
- 50:49SPEAKER_01: New York, not the biggest fan of either one of them, though.
- 50:52SPEAKER_01: I know that's not a popular opinion, but oh New York's the best.
- 50:57SPEAKER_02: And the worst.
- 50:58SPEAKER_02: And the worst, you know, in many, many, many ways.
- 51:01SPEAKER_02: But such a cool city.
- 51:03SPEAKER_02: Um, NFL or NBA?
- 51:05SPEAKER_02: NFL.
- 51:07SPEAKER_02: College or pro?
- 51:08SPEAKER_01: College.
- 51:11SPEAKER_01: I like UGA a lot, but I'll probably go pro on most of them.
- 51:14SPEAKER_01: Okay.
- 51:15SPEAKER_02: Um, mountains or beach?
- 51:18SPEAKER_02: Mountains.
- 51:19SPEAKER_02: Podcast or vlogs.
- 51:22SPEAKER_02: Jeez.
- 51:22SPEAKER_02: Uh podcasts.
- 51:24SPEAKER_02: Okay.
- 51:25SPEAKER_02: YouTube or Facebook Live?
- 51:28SPEAKER_01: YouTube.
- 51:29SPEAKER_02: Rich Dad, Poor Dad, or Millionaire Real Estate Agent.
- 51:32SPEAKER_01: I'm not a big fan of either one of them.
- 51:36SPEAKER_01: Atomic Habits?
- 51:37SPEAKER_01: No, Atomic Habits and the Compound Effect.
- 51:39SPEAKER_01: Two best books ever written.
- 51:41SPEAKER_01: Those are your write-in candidates?
- 51:43SPEAKER_01: Okay.
- 51:43SPEAKER_01: Yeah.
- 51:44SPEAKER_01: You asked me to go further, so on some of them, so that's further.
- 51:47SPEAKER_02: Compound effect.
- 51:48SPEAKER_02: Is that Darren Hardy?
- 51:49SPEAKER_02: Yeah.
- 51:50SPEAKER_02: Nice.
- 51:51SPEAKER_02: Success.com.
- 51:52SPEAKER_02: That's right.
- 51:53SPEAKER_02: Uber or Lyft?
- 51:55SPEAKER_01: Uber.
- 51:56SPEAKER_01: Gary V or Grant Cardone.
- 51:58SPEAKER_01: Uh I've actually Cardone's grown on me over the last couple months, but um Gary V.
- 52:06SPEAKER_01: Nice.
- 52:07SPEAKER_02: What's the most impactful book that you've read or listened to?
- 52:10SPEAKER_01: I atomic habits, probably.
- 52:13SPEAKER_01: Love it.
- 52:14SPEAKER_01: Nice.
- 52:14SPEAKER_01: I've I've listened to that probably 20 or 30 times over the last couple years.
- 52:18SPEAKER_01: Oh wow.
- 52:19SPEAKER_01: Maybe I should finish the first one.
- 52:21SPEAKER_01: Yeah, it's it's so good.
- 52:23SPEAKER_02: Where can people find you, Matt?
- 52:25SPEAKER_02: What's the best place they can connect with you and um can find you?
- 52:29SPEAKER_01: Just find me on Facebook, probably.
- 52:31SPEAKER_01: Matthew Weber on Facebook or what's updonewitty.com.
- 52:34SPEAKER_01: You can go see all the podcasts.
- 52:36SPEAKER_01: Nice.
- 52:36SPEAKER_01: There was a good Neil Mathwig podcast, too.
- 52:39SPEAKER_01: Have you heard that one?
- 52:40SPEAKER_01: I have.
- 52:41SPEAKER_01: Yeah.
- 52:42SPEAKER_01: I I was the one star review for that episode.
- 52:44SPEAKER_01: Oh, really?
- 52:46SPEAKER_01: We have got a couple of one stars.
- 52:48SPEAKER_01: What?
- 52:49SPEAKER_01: Doesn't bother me though.
- 52:50SPEAKER_01: Kind of douches would do such a thing.
- 52:52SPEAKER_01: Exactly, exactly.
- 52:54SPEAKER_02: I see with podcasting.
- 52:55SPEAKER_02: I thought I I thought that only the five-star button worked.
- 52:59SPEAKER_02: I didn't know that four through one even worked.
- 53:02SPEAKER_01: I've never I've never given a one-star review.
- 53:04SPEAKER_01: Right.
- 53:05SPEAKER_01: Yeah.
- 53:05SPEAKER_01: As a restaurant owner, reviews reviews are important.
- 53:08SPEAKER_01: They really are.
- 53:09SPEAKER_01: Now for restaurants.
- 53:10SPEAKER_01: You can't throw one stars around.
- 53:12SPEAKER_02: Yeah.
- 53:12SPEAKER_02: Reviewing podcasts and restaurants, totally different, totally different deals.
- 53:16SPEAKER_02: Like I understand people who do for reviews.
- 53:18SPEAKER_02: Yeah.
- 53:18SPEAKER_02: Right.
- 53:19SPEAKER_02: Same.
- 53:19SPEAKER_02: Well, some restaurants deserve that shit.
- 53:21SPEAKER_01: Okay.
- 53:22SPEAKER_02: You're that guy, aren't you?
- 53:24SPEAKER_02: I have been.
- 53:25SPEAKER_02: I've I've done some one-star reviews, but like in in ridiculous, like mind-melting situations.
- 53:31SPEAKER_02: Yeah.
- 53:32SPEAKER_02: And and it they were given so that like whoever's in charge of this thing can let like, do you have any idea what's happening here with this crazy manager?
- 53:39SPEAKER_02: I gotcha.
- 53:40SPEAKER_02: I gotcha.
- 53:41SPEAKER_02: Yeah.
- 53:41SPEAKER_02: And it's not like I wouldn't remove it.
- 53:43SPEAKER_02: Um, but yeah, that's why.
- 53:45SPEAKER_02: Anyways.
- 53:47SPEAKER_02: Anyways, Matt, thanks for being on the show, my friend.
- 53:49SPEAKER_02: Yeah, man, it was great.
- 53:50SPEAKER_02: A lot of fun.
- 53:52SPEAKER_02: Absolutely.
- 53:52SPEAKER_02: I appreciate you sharing your journey.
- 53:54SPEAKER_02: You've been doing some really cool shit.
- 53:55SPEAKER_02: So, um, if you guys are watching on YouTube, just click down into the description and we have links to all of Matt's social, including Instagram, which he didn't mention there, but he said it was his favorite.
- 54:05SPEAKER_02: So Instagram, yes, we'll we'll throw his Instagram link in there and uh and then what's up, Dunwoody, and all that good stuff.
- 54:13SPEAKER_02: Appreciate it.
- 54:14SPEAKER_02: Sounds good, man.
- 54:15SPEAKER_02: Yeah, I appreciate it.
- 54:16SPEAKER_02: Talk to you soon.
- 54:17SPEAKER_02: Make sure you guys go follow Matt.
- 54:18SPEAKER_02: Just watch his Instagram stories and you'll see what he's been doing for 150 plus straight days.
- 54:24SPEAKER_02: It's nothing special, it's nothing that he has to prepare for, or write a script for, or get all dressed up for.
- 54:30SPEAKER_02: He's just kind of unloading about what happened that day or something he learned or something that's on his mind at the moment.
- 54:36SPEAKER_02: He's doing it for practice.
- 54:38SPEAKER_02: He's doing it for himself.
- 54:40SPEAKER_02: But what's happened, as you heard, is he's getting people reaching out that he hasn't spoken to in years.
- 54:45SPEAKER_02: It's helped him sell more homes.
- 54:46SPEAKER_02: Okay, he Matt's Matt's on our team, and I know that he's he's selling more homes this year already, in the in the first quarter of this year than all of last year.
- 54:55SPEAKER_02: And he believes that number one, doing 75 hard and being one of we we had like uh a dozen or 15 different team members that started 75 hard last year, right after I finished.
- 55:05SPEAKER_02: Matt was the only one that actually completed it.
- 55:08SPEAKER_02: So he finished it and he said that was a huge life changer for him.
- 55:11SPEAKER_02: But as part of that, he was doing video and it's just dramatically changed his business.
- 55:17SPEAKER_02: Business is his pizza business has improved, his what's up Dunwoody media company has improved, his confidence has improved.
- 55:24SPEAKER_02: And when you improve your confidence and your mindset, guess what?
- 55:27SPEAKER_02: Everything else improves too.
- 55:29SPEAKER_02: So, guys, if you resonated at all with this conversation today, please do the things.
- 55:35SPEAKER_02: Please do it.
- 55:36SPEAKER_02: Okay, if you if you're overweight and you need to get your ass in shape, there's no way around going to the gym that first time.
- 55:45SPEAKER_02: You have to do that first.
- 55:47SPEAKER_02: You can't go to the gym a hundred straight days until you've gone the first day.
- 55:51SPEAKER_02: And the first day is the hardest.
- 55:53SPEAKER_02: Do it the first time.
- 55:54SPEAKER_02: Get yourself in the car, drive your ass to the gym, open the door, after you put it in park, of course, and walk in.
- 56:03SPEAKER_02: That's the hardest part.
- 56:04SPEAKER_02: The first workout is not the hardest part.
- 56:06SPEAKER_02: Getting yourself there because it's mental, that's the hardest part.
- 56:10SPEAKER_02: The same thing with content.
- 56:11SPEAKER_02: Pressing record on the video, recording something, and then posting it online, that's the hardest part.
- 56:18SPEAKER_02: You do it the next day or the second time, it's much, much easier.
- 56:23SPEAKER_02: So you can see now how habits are formed.
- 56:25SPEAKER_02: You can see now why I can be in front of any camera anywhere at any time.
- 56:29SPEAKER_02: I'm not nervous.
- 56:30SPEAKER_02: And I don't even need a script, I just show up.
- 56:33SPEAKER_02: It's because of practice.
- 56:34SPEAKER_02: It's not that I'm this incredible like speaker or anything.
- 56:37SPEAKER_02: I've just practiced a lot.
- 56:39SPEAKER_02: I wasn't always that way.
- 56:41SPEAKER_02: So I hope this has given you guys some hope.
- 56:44SPEAKER_02: I hope it's given you hope.
- 56:45SPEAKER_02: Yeah, that's very nice.
- 56:46SPEAKER_02: Very eloquent there, podcast host.
- 56:48SPEAKER_02: But guys, do the do the things.
- 56:49SPEAKER_02: Okay.
- 56:58SPEAKER_02: The only way through is through.
- 56:59SPEAKER_02: The only way to do it is to do it.
- 57:02SPEAKER_02: So please get out of your own way and do it once.
- 57:06SPEAKER_02: All you have if you want to do something a hundred times, you're gonna do it once and repeat it a hundred times.
- 57:12SPEAKER_02: You're not gonna do it a hundred times, you're gonna do something once, repeated a hundred times.
- 57:18SPEAKER_02: So do it, guys.
- 57:19SPEAKER_02: This is absolutely doable.
- 57:21SPEAKER_02: There's so much upside that you cannot even possibly imagine.
- 57:24SPEAKER_02: And I hope that today's conversation was helpful.
- 57:27SPEAKER_02: Reminder, guys, Massive Agent Society is our lead generation and uh business generation program.
- 57:34SPEAKER_02: Go check it out at MassiveAgenSociety.com.
- 57:36SPEAKER_02: And in the few in a few weeks, we're expanding to add the Massive Agent Daily, what to post on social media functionality, in with the with our Facebook ads paid traffic training program, all under one roof.
- 57:50SPEAKER_02: Uh the pricing's gonna change a little bit, but right now it's set.
- 57:53SPEAKER_02: As soon as it we go live with all the new stuff, anyone that's at the current pricing will be grandfathered in.
- 57:58SPEAKER_02: Um so go check that out, MassiveAgen Society.com, and uh we'll show you how to get some new clients.
- 58:06SPEAKER_02: Kind of important.
- 58:07SPEAKER_02: Kind of important.
- 58:08SPEAKER_02: The key is that you guys control your ability to get new new business.
- 58:13SPEAKER_02: That is absolutely crucial.
- 58:14SPEAKER_02: That was my goal when I first launched the Massive Agent Society.
- 58:18SPEAKER_02: That's my goal for doing this goddamn podcast is to help you guys control your ability to get new clients.
- 58:26SPEAKER_02: Without controlling it, you're relying on somebody else.
- 58:29SPEAKER_02: That's very dangerous.
- 58:31SPEAKER_02: If your entire business is built on Facebook, that's a problem.
- 58:34SPEAKER_02: If your entire business is built on TikTok, that's a problem.
- 58:37SPEAKER_02: If you don't have an email list as a backup, or if you don't have uh, you know what I'm saying?
- 58:44SPEAKER_02: If if you are completely reliant on some platform, that's a problem.
- 58:48SPEAKER_02: Any one platform is a problem.
- 58:50SPEAKER_02: So, like if you're all YouTube and you don't have any presence on any other place and you have no email list, nothing, what happens if YouTube changes the algorithm and nobody sees your shit anymore?
- 59:00SPEAKER_02: That's a problem.
- 59:01SPEAKER_02: That's a big problem.
- 59:02SPEAKER_02: So you have to control your ability to get new clients.
- 59:06SPEAKER_02: You do that through knowledge.
- 59:08SPEAKER_02: You do that through knowledge and tactics.
- 59:10SPEAKER_02: Well, we're gonna give you the knowledge and the tactics.
- 59:12SPEAKER_02: We're gonna hold your hand, show you how to do this stuff, and teach you so that you can be a master of getting your own clients through paid strategies, through mainly through the Facebook ads platform, Facebook and Instagram ads, but also through organic social media posting.
- 59:27SPEAKER_02: Organic social media posting can be even more powerful, but when you two when you do the paid and the organic stuff together, it all works together synergistically.
- 59:36SPEAKER_02: And that's when one plus one does not equal two.
- 59:39SPEAKER_02: It equals three or four or five.
- 59:41SPEAKER_02: You like that analogy?
- 59:42SPEAKER_02: One plus it's like common core math, right?
- 59:45SPEAKER_02: Don't even get me started.
- 59:46SPEAKER_02: More than I already have.
- 59:48SPEAKER_02: So go check that out.
- 59:49SPEAKER_02: If uh if you like what you see, join.
- 59:51SPEAKER_02: If you don't, sorry.
- 59:52SPEAKER_02: But you gotta definitely need to control your ability to get new clients.
- 59:56SPEAKER_02: No business can survive.
- 59:58SPEAKER_02: There's no business out there that can survive for the long term if they have no control over their own ability to get new customers.
- 1:00:06SPEAKER_02: So that's what we teach you.
- 1:00:09SPEAKER_02: That's what you guys need.
- 1:00:10SPEAKER_02: Appreciate you listening, guys.
- 1:00:12SPEAKER_02: Please share this.
- 1:00:12SPEAKER_02: If you guys got value, if you learned something new, if there's something you heard here that a friend of yours in the industry or your team leader or another agent in your office needs to know, please share this with them.
- 1:00:23SPEAKER_02: And if you would help us by leaving a review on Apple, we made it simple for you.

- 1:00:46SPEAKER_02: We want to continue to help agents because it's it's tough times out there, guys.

- 1:00:57SPEAKER_02: That's what we hope to do with you guys.
- 1:00:59SPEAKER_02: Thank you for listening.
- 1:01:00SPEAKER_02: Take care, go sell some loan.
