Transcript
- 0:00SPEAKER_01: This week on the Massive Agent Podcast, we are talking to Haley Ingram from Coffee and Contracts, and she's sharing with us the social media content that you should be doing, the social content that's actually working right now in a 2023 world.
- 0:13SPEAKER_01: And here's a little spoiler for you: it's not graphics anymore.
- 0:18SPEAKER_00: The Massive Agent Podcast.
- 0:21SPEAKER_00: We need generated different strategies to get more leads and sell more houses.
- 0:26SPEAKER_02: I love to buy houses, I like to sell houses.
- 0:28SPEAKER_00: It's grassball.
- 0:40SPEAKER_00: Here's your host, Dustin Brohm.
- 0:44SPEAKER_01: What is up, guys?
- 0:45SPEAKER_01: Welcome back to the Massive Agent Podcast, episode 265.
- 0:49SPEAKER_01: I am your host, Dustin Brohm, here in Salt Lake City, Utah.
- 0:52SPEAKER_01: Snowy Salt Lake City, Utah.
- 0:54SPEAKER_01: I mean, it's winter, so it's weird if it's not snowy, in my opinion.
- 0:58SPEAKER_01: You probably think I'm crazy, but I think you're crazy.
- 1:00SPEAKER_01: How could you not live where there's snow?
- 1:03SPEAKER_01: And you probably answer very easily.
- 1:05SPEAKER_01: Anyways, guys, we have a hell of a show for you today.
- 1:07SPEAKER_01: We're talking with Coffee and Contracts.
- 1:09SPEAKER_01: Haley Ingram from Coffee and Contracts is here with us to talk about what is working on social.
- 1:15SPEAKER_01: Uh, that's the answer to that has changed dramatically over the last year or two or three or four.
- 1:22SPEAKER_01: And that's something we discussed today.
- 1:24SPEAKER_01: I mean, she started Coffee and Contracts, which was very uh graphic heavy.
- 1:28SPEAKER_01: You know, it was all about graphics, posting graphics on social, and there's still a way to do that on certain platforms, but uh but that changes too.
- 1:36SPEAKER_01: So we talk about how that's changed and what type of content is really working for agents in 2023 and beyond.
- 1:44SPEAKER_01: Uh, we even we even nerd out a little bit and talk about chat GPT.
- 1:48SPEAKER_01: I know we haven't talked about that yet on the podcast, so chat GPT we we talk about quite a bit and what it can do for you, how you can use it.
- 1:56SPEAKER_01: And we're gonna be doing a full episode very, very soon, possibly this coming week, on Chat GPT.
- 2:03SPEAKER_01: In the Massive Agent Society, we are obsessed with it.
- 2:06SPEAKER_01: We are talking about it every single week on our trainings.
- 2:08SPEAKER_01: We we just added a whole new module into the Massive Agent Society to uh to teach you, you know, exactly what to do with Chat GPT, how it works, how to use it, what to tell it to do, and then what to do with it once it gives you a bunch of information.
- 2:26SPEAKER_01: Chat GPT is an absolute game changer.
- 2:28SPEAKER_01: Like it is it is a revolutionary technology.
- 2:31SPEAKER_01: I believe it's it it is uh it looks like it's going to be as revolutionary as when iPhones became a thing.
- 2:39SPEAKER_01: When when the smartphone became a thing in real estate, it changed everything.
- 2:44SPEAKER_01: And I believe ChatGPT is about to do that.
- 2:46SPEAKER_01: So we talk a bit about that today, and then we're really gonna dive deep on a future episode here in the next couple weeks.
- 2:51SPEAKER_01: And if you're a Massive Agent Society member, the module is live with uh we just give you the cheat code.
- 2:57SPEAKER_01: Like here, type this in, it's gonna spit out a listing, a listing uh description.
- 3:00SPEAKER_01: Type this in, it's gonna write an article for you.
- 3:02SPEAKER_01: Type this in, it's gonna write an email drip campaign for your clients.
- 3:06SPEAKER_01: It's incredible.
- 3:08SPEAKER_01: Okay, so so go check that out if you're a member in the uh society training portal.
- 3:12SPEAKER_01: So we have Haley Ingram on the show.
- 3:15SPEAKER_01: She uh the Coffee and Contracts group, they have over 5,000 agents in their group, and they have evolved dramatically, like I said, from just uh customizable graphics to what's actually working.
- 3:27SPEAKER_01: So we talk about video, we talk about how to use reels, green screen, all of this cool stuff.
- 3:32SPEAKER_01: And because she has so many agents as part of the group, she's getting a lot of data on what's working.
- 3:39SPEAKER_01: So I'm really excited for you to hear from her what's working in the world of social media because what works today, what's working right now, is not is really not what worked three years ago.
- 3:51SPEAKER_01: And what's working today is probably not gonna be working as it is today next year or two years from now.
- 3:57SPEAKER_01: It it evolves and changes, so you've got to stay up on it.
- 4:00SPEAKER_01: It's that's just the world we live in.
- 4:01SPEAKER_01: It's moving very fast, it's moving faster and faster every year.
- 4:05SPEAKER_01: With stuff like Chat GPT and artificial intelligence, it's just gonna speed up.
- 4:09SPEAKER_01: That's just the world we live in.
- 4:11SPEAKER_01: So you can bury your head or you can stay on top of it.
- 4:15SPEAKER_01: And you know, if you're listening to the show this week, you can just get up to speed from Haley, who's an expert on social media content that actually works.
- 4:23SPEAKER_01: Before we jump into that with Haley, super excited to announce the Massive Agent Society is still open for a short time.
- 4:30SPEAKER_01: It's going to be closing down again here in just a matter of days.
- 4:33SPEAKER_01: But uh honestly, you owe it to yourself uh to see what makes the Massive Agent Society so powerful for so many agents all around the country.
- 4:41SPEAKER_01: Agents like Edward, who after joining the group, four days in after joining the Massive Agent Society and following our seven-day social media jumpstart system, he got a listing.
- 4:50SPEAKER_01: Okay, four days in he got a listing after uh posting four videos out of seven, pretty incredible.
- 4:57SPEAKER_01: Brian, a brand new agent in Canada, got his first client in just two weeks following our system.
- 5:02SPEAKER_01: And then Nikki in Iowa got nine homes under contract in just a 45-day period following our blueprint.
- 5:09SPEAKER_01: Nine.
- 5:10SPEAKER_01: Nine homes under contract, pretty crazy.
- 5:12SPEAKER_01: So the real question to ask yourself is is it more expensive to join, or is it more expensive to not join our program and to just keep doing more of the same?
- 5:21SPEAKER_01: I'll let you answer that.
- 5:22SPEAKER_01: Massiveagentsociety.com.
- 5:25SPEAKER_01: Go check that out and uh you owe it to yourself to at least see what's included, how it works, read some of the testimonials on what it's done for agents all around the country before it closes again in just a few days.
- 5:37SPEAKER_01: And if you're serious about hitting those goals in 2023, you can't afford to make things harder than they have to be.
- 5:43SPEAKER_01: All right.
- 5:44SPEAKER_01: This is why you need the Massive Agent Society system and why you need Follow Up Boss.
- 5:48SPEAKER_01: Follow Up Boss is the CRM and the business growth platform used by damn near every major real estate agent and team that's selling any homes.

- 6:45SPEAKER_01: All of that, great, but you've got to have a platform to do all the growth off of.
- 6:50SPEAKER_01: Follow up boss is it.
- 6:52SPEAKER_01: And then use the cheat code that so many agents around the country are using to stay ahead of the fast changing market conditions and actually learn how to communicate all of that to your clients.

- 7:25SPEAKER_01: Coffee and contracts, but on Instagram, if we're being proper.
- 7:28SPEAKER_01: And speaking IG, she's at Coffee Contracts.
- 7:32SPEAKER_01: You probably already follow her.
- 7:34SPEAKER_01: Uh, they've been doing amazing stuff.
- 7:35SPEAKER_01: Let's talk to her about what is working on social media today, 2023.
- 7:40SPEAKER_01: Let's go.
- 7:41SPEAKER_01: What's up, guys?
- 7:42SPEAKER_01: I'm here with Haley Ingram, also known as Coffee and Contracts, who is a social media phenom, if you will.
- 7:50SPEAKER_01: But uh really excited for this conversation with her today because she works with a lot of agents.
- 7:55SPEAKER_01: She sees a ton of content that's working and not working for agents, and that's what we're going to talk about.
- 7:59SPEAKER_01: What is working on social media for real estate agents right now?
- 8:03SPEAKER_01: So, Haley, welcome to the Massive Agent Podcast.
- 8:05SPEAKER_01: How's it going?
- 8:06SPEAKER_03: Hi, thank you so much for having me.
- 8:08SPEAKER_03: I'm excited to be here.
- 8:09SPEAKER_01: Yeah, glad to have you.
- 8:11SPEAKER_01: I I've been watching your stuff and coffee and contracts.
- 8:14SPEAKER_01: I've been following for a while.
- 8:16SPEAKER_01: And it it just the other day, I saw you did a video about using chat GPT, this technology that you know we haven't really spoken about on this podcast yet, but we're gonna do a dedicated episode very soon.
- 8:28SPEAKER_01: And I'm like, okay, Haley knows her shit.
- 8:30SPEAKER_01: Let's let's have her on.
- 8:32SPEAKER_01: So if we if we go down the chat GPT path, awesome.
- 8:36SPEAKER_01: I'm here for it.
- 8:37SPEAKER_01: But uh let's start with with uh let's start with the start.
- 8:41SPEAKER_01: So, what is coffee and contracts?
- 8:43SPEAKER_01: Like, how did that get started?
- 8:44SPEAKER_01: Are you an agent?
- 8:45SPEAKER_01: Have you been an agent?
- 8:46SPEAKER_01: You know, tell us about that.
- 8:48SPEAKER_03: Yeah, so um I I started my career in real estate um as a marketing intern at a brokerage in Orlando, and that's when I was in college, and I wasn't really sure what I wanted to do with my life at all, being a college student, just majoring in communications and trying to figure it out.
- 9:06SPEAKER_03: Um, but when I was there, I saw all the real estate agents and everything they were doing, and I was like, this seems like a career I could get into.
- 9:14SPEAKER_03: This looks fun.
- 9:15SPEAKER_03: I love houses, I love helping people.
- 9:17SPEAKER_03: Um, so I ended up getting my real estate license um in college, and then from there I graduated college and I moved to St.
- 9:26SPEAKER_03: Pete's, so I moved to a new town, and I was just like, yeah, I'm just gonna go for a career in real estate in a new town as like a young kid.
- 9:34SPEAKER_03: And um, it was I learned a lot in that first year in real estate, but one thing that I did um that I basically ended up getting like the majority of my business from was um creating an Instagram account, specifically like just targeting people in the city, and like I was kind of exploring the city as like a new resident, but also promoting myself as a real estate agent.
- 9:58SPEAKER_03: So showing off like all the restaurants and all the like it's St.
- 10:02SPEAKER_03: Peace, there's beaches, all the beaches and downtown and things to do.
- 10:05SPEAKER_03: Um, so I just started growing like an Instagram account for my real estate business, and that's where I started to see leads coming in.
- 10:13SPEAKER_03: Um, but with that, I had other agents reaching out asking me if I could help them with their Instagram.
- 10:20SPEAKER_03: And this was like probably like four years ago or so.
- 10:23SPEAKER_03: So this is kind of like when Instagram was becoming like everybody was kind of curious about it, and like agents knew that they could use it, but they didn't really know how.
- 10:32SPEAKER_03: Um so I basically started managing other agents' social media, um, and just like I was a social media manager for them.
- 10:42SPEAKER_03: Um, and then I kind of discovered Canva around the time, if you're obviously familiar with Canva.
- 10:48SPEAKER_03: Um, and around that time, Canva like introduced this feature where you could sell like or you could share links as templates.
- 10:57SPEAKER_03: So I took to Etsy and started selling templates, my Canva templates that I was making for like the buyer guides and stuff that I was making, started selling those on Etsy and um managing social media and then I was trying to do real estate.
- 11:12SPEAKER_03: Um, I was bartending and I was also like about to just like give up on all this and just get like a real marketing job.
- 11:20SPEAKER_03: Um, but it was like, sorry, this is kind of a crazy story.
- 11:23SPEAKER_01: No, it's a lot of people.
- 11:24SPEAKER_01: But around that time, this is interesting.
- 11:27SPEAKER_03: Around that time, I met um a personal trainer who she we were just talking and she was telling me how she was working at like Equinox and she had all of her personal training clients, and she was like, then I just started selling like online.
- 11:42SPEAKER_03: I started selling like these weekly training programs, and we have a Facebook group so everybody can post their form, and I coach them on their form in the Facebook group, but they like use the weekly videos that I send out and stuff, and I was like, Oh, I that's probably something I could do with my like one-on-one clients, so I could like help more people, is like have a Facebook group of all of them where I'm like teaching them about Instagram, and then I like put the Canva templates in there.
- 12:09SPEAKER_03: So I kind of just like I created an Instagram and I was like, what should I name it?
- 12:14SPEAKER_03: And then around that time is when coffee and contracts is something like it was like one of those cutesy little sayings that would be on like shirts and stuff, and I was like, I'll just name it coffee and contracts and like put up some stuff and see if people like it.
- 12:28SPEAKER_03: And then I kind of just grew from there.
- 12:31SPEAKER_03: I built the membership website, and then within like two months, I was doing it full time, and then I just kind of listened to what everybody wants and what they need for their business, and then I just try to add it to the membership and just use the Facebook group for that, and that's how it all started.
- 12:48SPEAKER_01: That's awesome.
- 12:48SPEAKER_01: So uh I didn't I didn't I didn't know that about coffee and contracts.
- 12:52SPEAKER_01: So I I I think my perception of your program was like people would just they would join the program and just get templates that they can customize themselves and post, right?
- 13:02SPEAKER_01: I didn't realize that there's uh some coaching and some some guidance involved too, which is really cool because as as you know, uh there's a lot of questions that come up, like, oh well, what about this?
- 13:13SPEAKER_01: How should I use this in this context?
- 13:15SPEAKER_01: So so that's really cool.
- 13:17SPEAKER_01: So you work with a bunch of agents then.
- 13:19SPEAKER_03: Yeah.
- 13:20SPEAKER_03: Yeah, we have like 5,000 agents in the Facebook group now.
- 13:24SPEAKER_03: Um so that's really cool.
- 13:26SPEAKER_03: But we also do we have a free Facebook group, which we don't really utilize that much, but um, but yeah, it's been it's been fun.
- 13:34SPEAKER_01: That's awesome.
- 13:35SPEAKER_01: Okay, cool.
- 13:36SPEAKER_01: So uh so you're in St.
- 13:37SPEAKER_01: Pete's.
- 13:38SPEAKER_01: I'm gonna be in, I'm leaving for Tampa tomorrow night for a mastermind.
- 13:42SPEAKER_01: It's at the the Grand Hyatt by the airport.
- 13:44SPEAKER_01: Never been there, so yeah, it looks looks beautiful.
- 13:47SPEAKER_01: Um I'm excited for that.
- 13:49SPEAKER_01: And uh and I'm impressed with with the cleverness of creating these Canva templates and selling the links to the template on Etsy.
- 13:57SPEAKER_01: That's that's uh that's really smart.
- 13:59SPEAKER_01: Because I've shared links to templates before for um you know different things.
- 14:04SPEAKER_01: Never thought to sell them.
- 14:05SPEAKER_01: That's that's smart.
- 14:07SPEAKER_01: So okay, so with with these 5,000 agents, with this Facebook group you have, what are you like what kind of trends are you seeing right now that are working really well?
- 14:17SPEAKER_03: Um right now, I mean, of course, everybody's talking about a video, real short form videos.
- 14:24SPEAKER_03: Um I mean, I think a big thing that's working right now is conversations like these that are recorded and posted, like the talking head videos where it's actually the person talking with a good hook in the beginning that gets you, and it's a short enough video and it has enough value that people are saving it.
- 14:43SPEAKER_03: I think that's like the biggest thing that I'm focusing on, and at least in our content on Instagram right now, is just creating stuff that people want to save for later.
- 14:51SPEAKER_03: That's like the number one thing that I look at when I create stuff.
- 14:54SPEAKER_03: Like, are people saving this?
- 14:55SPEAKER_03: Do they want like you know what I mean?
- 14:57SPEAKER_03: Nothing else really matters other than to me, than people saying, like, okay, I want to save this for later so I can go back to it, you know.
- 15:05SPEAKER_01: Right.
- 15:05SPEAKER_01: That that reel you did the other day with Chat GPT is that's very saveable, you know, because you're getting a walkthrough of not just what chat GPT is, but what to have it do, what what to ask it, how to use it if you're an agent, because that's um it I was talking with with my marketing guy, Lucas, earlier.
- 15:24SPEAKER_01: Chat GPT, it it's like having to learn how to Google search all over again.
- 15:29SPEAKER_01: Like Googling stuff is a skill that there's people that don't know how to Google shit and they never find the answer.
- 15:36SPEAKER_01: I can find answers in three seconds, because I've just developed the skill.
- 15:40SPEAKER_01: And chat GPT, it's like, oh, I need to learn how to use this.
- 15:44SPEAKER_01: Like it does anything and everything, so what should I ask it to do?
- 15:49SPEAKER_01: And your video was was going through that stuff, and I think I saved it because it's it's super helpful.
- 15:56SPEAKER_03: Yeah, yeah, it's there's a lot of stuff you can do with it.
- 15:58SPEAKER_03: Like it's it's people don't understand how to use it.
- 16:01SPEAKER_03: I think you're right.
- 16:02SPEAKER_03: Like people will probably use it like a Google or just ask how to or whatever, but you can really like play around with it.
- 16:09SPEAKER_03: It like remembers your conversations from earlier, so you can say, like, okay, here's the deal.
- 16:14SPEAKER_03: I am this, this is what I'm looking for, and just play.
- 16:18SPEAKER_03: I feel like you just gotta play around with it for a while too, because you know, you just learn so much about it as you use it.
- 16:25SPEAKER_01: For sure.
- 16:25SPEAKER_01: Yeah, I learned from you too that you talk to it more like more like an actual person, like an actual assistant.
- 16:33SPEAKER_01: Like I just say, write me this, do this, and and you're like, Well, I don't know about that, do it better.
- 16:39SPEAKER_01: Um, yeah, reword this or make it make a better hook, and and that's cool.
- 16:44SPEAKER_01: Like, I'm spending a bunch of time just learning how to use chat GPT because I think it's that disruptive and that helpful.
- 16:52SPEAKER_01: So, I mean, well, that didn't take us very long to go down the chat GPT rabbit hole, but it's it's worth talking about.
- 16:59SPEAKER_03: Yeah, it's it's crazy.
- 17:00SPEAKER_03: And I have so we have a um someone who writes our captions for the members, and I we we all communicate on Slack, and I slacked her the other day and was like, Have you heard of Chat GPT?
- 17:12SPEAKER_03: And she was like, Yes, I was just talking about this with another client, and it's so crazy for the copywriting industry.
- 17:19SPEAKER_03: And and then she's like, and anyway, it's like, can I use it?
- 17:23SPEAKER_03: And I was like, Yeah, absolutely you can use it.
- 17:25SPEAKER_03: Like, I use it to one thing I use it for is like brainstorming or even just like making something that I write like sound more intelligent or better or more creative, right?
- 17:36SPEAKER_03: And like not just taking things like copy and pasting exactly what it's saying, but like getting kind of ideas and inspiration from it, and then of course adding in one thing I don't think it's very good at is like adding in kind of like a very creative tone or like kind of hooks.
- 17:52SPEAKER_03: So you kind of have to add those in yourself, and then with all like the all the technical writing, it's really good at, so you can use it for that, which I'm I'm better at the creative stuff and not so good at the technical stuff.
- 18:03SPEAKER_03: So that's that's a plus for me.
- 18:06SPEAKER_01: Absolutely, yeah.
- 18:07SPEAKER_01: It's not perfect, it tends to be overly formal with the way it words things.
- 18:12SPEAKER_01: So I I've been messing around with like uh write me a a YouTube description in the style of Gary V, and and it kind of does like it, it's not perfect, but yeah, it even adds like hashtag hustle in there, which is hilarious to me, but but it knows.
- 18:29SPEAKER_03: That's funny, yeah.
- 18:30SPEAKER_01: So I'm I'm constantly learning how to use it.
- 18:32SPEAKER_01: It's just it takes so much work off of our plate, but at a minimum, this is what I've been telling our coaching group for a while.
- 18:40SPEAKER_01: Like with Chat GPT, you lit you have no excuse anymore to not do content.
- 18:45SPEAKER_01: Like it's not a valid excuse that you don't know what to post, you don't know what to write, you don't know what to do a video about, you don't know what to say in the video.
- 18:53SPEAKER_01: Chat GPT just does it for you, and it's not perfect, but it's it's a huge head start.
- 19:00SPEAKER_01: And so how else are you using it?
- 19:02SPEAKER_01: I mean, let's just jump right into Chat GPT um even deeper.
- 19:07SPEAKER_01: How should agents be using it right now, this free technology?
- 19:11SPEAKER_03: Well, so for in that video that I did that you were referencing, I I was just playing around.
- 19:17SPEAKER_03: I I was just describing my house because I don't like have any listings anymore, of course.
- 19:22SPEAKER_03: I was like, write me a listing description for and then just like bullet pointed things about a house, three-bedroom, whatever.
- 19:28SPEAKER_03: And then it writes me this really good listing description that like I've uh it was something that like I would post use on my listing.
- 19:36SPEAKER_02: Right.
- 19:37SPEAKER_03: Um, and then I was like, all right, shorten it.
- 19:40SPEAKER_03: So let's say like there's a certain number of characters that you have to meet, so then it shortens the description.
- 19:45SPEAKER_03: And then I said, I was just playing around with it, like everything that I recorded and that when I was doing like I did a green screen video of like the video behind me and I was talking about it.
- 19:55SPEAKER_03: But all of like I didn't like plan that I was literally just like wee, just playing around with it.
- 20:00SPEAKER_03: And um, so then I said, write me uh video scripts, like I'm doing a video tour of this listing, and I was like, it does intro and then it literally like goes through like you walking through the house.
- 20:15SPEAKER_03: Like it I didn't um so then it did that and I was like, okay, um that seemed kind of long.
- 20:21SPEAKER_03: How long was that video, you think?
- 20:24SPEAKER_03: And it was like, hmm, well, you know, it depends on like your editing styles and the whatever.
- 20:29SPEAKER_03: It's literally like you're talking to someone, and but they respond immediately and there's no feeling, so it's kind of nice.
- 20:36SPEAKER_03: Um and they're like, it was probably like two to three minutes.
- 20:39SPEAKER_03: So I was like, okay, so there's a YouTube video.
- 20:41SPEAKER_03: I'm like, okay, can you write me one in under a minute?
- 20:44SPEAKER_03: So that would be like for TikToks, reels, and YouTube shorts.
- 20:47SPEAKER_03: And it then it wrote me one for a video that you can make that would be about under a minute.
- 20:53SPEAKER_03: And then I said, okay, great.
- 20:55SPEAKER_03: So since I'm gonna post this video, I'm gonna need a YouTube title and description, like you were saying, a good keyword description.
- 21:03SPEAKER_03: So can you write me one of those?
- 21:04SPEAKER_03: And it was like, yep.
- 21:05SPEAKER_03: And it did it, does it in like five seconds?
- 21:08SPEAKER_03: And I could have continued, I could have said, okay, now can you write me?
- 21:11SPEAKER_03: I'm gonna post this as a reel.
- 21:13SPEAKER_03: Can you uh write me a caption for it?
- 21:15SPEAKER_03: And I would do that, you know.
- 21:17SPEAKER_02: Yeah.
- 21:18SPEAKER_03: So you could really just like, I mean, you can re-purp, like you could just take, okay, so you have one listing, and you could just take that and like sit with GPT chat GPT and go make a caption, video, blog post, everything that you need within like five minutes.
- 21:34SPEAKER_03: So that's like the power of it.
- 21:35SPEAKER_03: It's just crazy.
- 21:36SPEAKER_03: That's that's what I would use if I was um if I had a listing as a real estate agent, just to and you can always tweak things to make it more personalized and what you need to do, you know.
- 21:46SPEAKER_01: A thousand percent.
- 21:47SPEAKER_01: It it does ninety to ninety-five percent of the work for you, and you should have to go like reword some stuff, make sure it's accurate.
- 21:54SPEAKER_01: Um and and here's a little disclaimer I found out because my marketing guy tried to get his own account earlier and it says it's at capacity.
- 22:02SPEAKER_01: So I don't know if that's like for good.
- 22:05SPEAKER_01: Like no one else can get an account or or what, but I was using it just a few minutes ago.
- 22:11unknown: Yeah.
- 22:12SPEAKER_01: So if if you're listening and you're like, ooh, chat GPT, I'm gonna get an account.
- 22:15SPEAKER_01: It may be full.
- 22:16SPEAKER_01: Hopefully they open up more spots.
- 22:18SPEAKER_01: I don't know.
- 22:19SPEAKER_03: But uh or borrow yeah I think they were I don't really know I haven't I haven't looked into like the full details but I know I weren't they like in beta mode like they're just testing the technology right now to see how we were gonna use it.
- 22:32SPEAKER_02: Yeah.
- 22:33SPEAKER_03: It was like why is there so many real estate agents on here?
- 22:35SPEAKER_03: We could close down.
- 22:37SPEAKER_01: Yeah like when did we become the marketing arm?
- 22:39SPEAKER_01: Like when did we become like AIZillo you know speaking of Zillow and you talk about listing descriptions I was messing around in our coaching group the other day and I I had somebody shout out the address of one of their listings and I didn't even give bullet points about it.
- 22:55SPEAKER_01: I was just like write me a uh an SEO optimized listing description for this address.
- 23:01SPEAKER_01: And I guess and it knew like bedrooms, bathrooms, square footage, all this stuff.
- 23:05SPEAKER_01: So it that property must have been on Zillow or it was pulling public records or something but it knew and it they said it was about 80% accurate.
- 23:14SPEAKER_01: Like they they started they even used ChatGPT even used the word boasts in the listing description which is amazing.
- 23:22SPEAKER_03: That's crazy.
- 23:23SPEAKER_01: Yeah I mean and you I mean you can't have a proper listing description unless you say boasts right it boasts granite countertops or some shit.
- 23:30SPEAKER_03: That's crazy.
- 23:31SPEAKER_03: Yeah this uh this page commented on um on the reel that I did I hashtag like chatGPT so all these like chat gbt people came out of the woodworks and someone commented like they had a meme page that they're trying to grow that's like just funny things that chat GPT does and it was showing how it'll like talk about something and it's like okay can you turn that into a meme and it will do like it will actually make like a funny joke.
- 23:56SPEAKER_03: So we'll have to tell Eric the bro the broke agent to to get on that one.
- 24:00SPEAKER_01: Oh yeah he better watch out like he's a funny guy but I mean AI AI is gonna be pretty fucking funny.
- 24:06SPEAKER_01: So screwed yeah yeah that's awesome Haley as far as graphics because I I think a lot of people think of coffee and contracts as just graphics that are that are customizable and they they don't think about it much past that as far as graphics like what is working you know should people be posting graphics on Instagram?
- 24:30SPEAKER_01: If so where which platforms are they working you know um have you seen things change over the last few years like bring us up to speed on the state of graphics on social.
- 24:42SPEAKER_03: So things have changed a lot and so I'm trying to kind of shift with it.
- 24:48SPEAKER_03: Whenever I started copying contracts back in 2019 graphics would do a lot better and of course as like TikTok came out and video and everything is like now it's just like organic content or at least like you your image and the content or your like original I don't know like stock images are not cutting it anymore.
- 25:11SPEAKER_03: And we definitely see that like just with like the results of what we see posted.
- 25:18SPEAKER_03: And so with graphics what we always recommend what we provide is basically like should be used as like a starter point.
- 25:28SPEAKER_03: So we have like a content calendar with a topic for every day and um we're kind of shifting into doing more of like ad lib style captions and content where it's like kind of gives you the framework and then it gives you like kind of suggestions.
- 25:46SPEAKER_03: So it'd be like want to learn more about insert here but like it's just an example buying selling etc and then it kind of like leads you through writing a caption but just giving you ideas.
- 25:59SPEAKER_03: So we're kind of trying to just like give more tools to help people create their own original content but like give them a starting point to start with um so I don't know if that if that answers your question I graphics are not doing well is the answer but but they are still doing well if you're doing them correctly if you're you if you're putting your own like personal spin on everything if you're using images of you if the content is valuable enough that people are going to want to save it for later um that all still works like we still do we do reels of course obviously but another huge part of our marketing is carousel posts with like swipes with like ideas or tips or whatever.
- 26:51SPEAKER_03: And the whole goal of like every post that we do is just to try to get people to save it.
- 26:56SPEAKER_03: And I see like with reels they they'll they'll reach a lot more people but with the I feel like the carousel post is where we really like establish our voice and like our brand kind of and like um I don't know because that's just like the a way that I'm really good at like communicating is through those.
- 27:15SPEAKER_03: So I don't know that I kind of went off on a tangent there.
- 27:18SPEAKER_01: So Haley which first off for anyone who doesn't know what a carousel post is would you would you mind explaining that for them?
- 27:26SPEAKER_03: So that's um when you can post multiple images on an Instagram post you can post you can select up to 10 images to post and people will see your first like cover slide or you know the first image and then they can swipe through um up to 10 images that you do.
- 27:44SPEAKER_03: So of course if you're like someone just a person using Instagram personally then this would be like where you would post like vacation photos maybe like up to 10 vacation photos but when you're a business it's typically like graphics that um that you can swipe through with like just kind of like slides almost like a presentation like um yeah.
- 28:08SPEAKER_01: And can you do that on other platforms or is it really just Instagram?
- 28:14SPEAKER_03: TikTok introduced a feature where it you can upload images in like a slide kind of format and it kind of like it turns it into a video automatically with music.
- 28:26SPEAKER_03: And but that's the only other one like I mean on Facebook you have you can upload multiple images at a time but it doesn't show that in like a a carousel view so to say like it's not like a swipe thing it shows as like a grid.
- 28:41SPEAKER_03: So yeah pretty much Instagram is the only one I think.
- 28:46SPEAKER_01: Yeah nice yeah the carousels are cool and they get your attention and it feeds the algorithm because if if you have nine different images and videos in your carousel and someone that like they're just sitting there swiping through maybe you're telling a story on each one and they have to swipe to get to the next part um yeah or you're just showing images of a property that that's a trigger or uh an indicator to the algorithm that it's good content.
- 29:12SPEAKER_01: It's sticky and it's probably gonna be seen by more people so exactly it's cool to hear you say that those carousels are still really working because yeah that like the single static image post especially like a Canva graphic those are you know yeah not doing so hot.
- 29:29SPEAKER_03: Yeah it's hard to to create something that that really works if it's just a single graphic because I think the goal is to keep people on your post for as long as possible.
- 29:39SPEAKER_03: So when it's a real they have to stay there and watch it all the way through.
- 29:43SPEAKER_03: When it's a carousel post you want to keep them swiping through the entire post and keep them hooked to they want to see what's at the end.
- 29:51SPEAKER_03: So um that and then when it's a single graphic my the only time that I'll post a single graphic if is is if it's something that like is like has the potential to go viral I guess.
- 30:04SPEAKER_03: So like um and I think that's like the only time that it it really works or for me at least um though we had two scene like just plain graphics actually do really well this year but it's it probably like didn't lead to much results in our business.
- 30:22SPEAKER_03: It probably didn't like we didn't gain many members from it but it was one that was like that you know the Netflix show um the watcher when there was like the real estate agent was Jennifer Coolidge and she's did you watch that show?
- 30:37SPEAKER_01: Oh it's called The Watcher?
- 30:39SPEAKER_03: Yeah it was like based on that this true story about the family that moved into a house and someone was writing letters saying that they were watching the house.
- 30:49SPEAKER_03: Oh god it was like a it was like a yeah there's this whole crazy story about that my wife would watch that shit.
- 30:56SPEAKER_03: It was supposed to be it was like a not a true or it was based on a true story but they like made it all crazy.
- 31:03SPEAKER_03: But basically we we Jennifer Coolidge was the real estate agent and she I don't even remember what she said right now but she said something really funny and we made a quote like pretending like she was our member and that one like that one got everybody share it's like as long as you're creating something that people are going to want to share to their stories then um then I feel like it'll work but that's really kind of tricky to do.
- 31:26SPEAKER_03: Shouldn't be your main focus for sure.
- 31:29SPEAKER_03: Yeah yeah it it's crazy I still see agents and their their profile is Canva quotes like inspirational quotes with flowers and shit and and listing photos uh flyers like I see it's really hard yeah it's hard to tell people that I we get messages all the time of people it's people sign up and they're like all right where do I plug in my Instagram so that the things start automatically going out and I'm like no that's we don't do that because that you would see no results from that and like you have to you have to show up a little bit you have to put your personality on it a little bit and I think and it's it's hard to to kind of like get people to understand that sometimes yeah it and I understand why they think that so first off those people are years behind anyways obviously and years ago I mean you could kind of automate a bunch of quotes and posts and and and shit on all the platforms and and grow but those days are so long gone like it it's laughable to even think about now but people that are that haven't been paying attention haven't been too active uh they're just jumping into it now they're like hey I want to do that thing that worked five years ago it doesn't anymore so you're spot on like if how can you be successful on social without the presence of you and you've got to be part of it.
- 32:58SPEAKER_03: Yeah what are some of the things that you tell your members to do to add more personality to their to their accounts uh in a way that also appeals to the masses um well one thing that I that I kind of have been saying recently is to picture Instagram like whenever you're creating a post or whatever try to picture like you're at a networking event with your followers or with the Instagram world or whatever and just like think about like if you're at a networking event I did a post about this recently and um and someone you're talking to someone and all they want to talk about is work or like the listing that they just sold or like I mean nobody would ever say this but like their clients testimonials nobody would like you wouldn't want to talk to that person.
- 33:50SPEAKER_03: You would try to get away as fast as possible and you'd want to talk to someone who is like sharing value with you like giving you like tips on what's been working for them in their business or just talking about like personal life or you know personal growth or whatever it is their hobbies like just being a person.
- 34:09SPEAKER_03: So that's something that can kind of help like have a a mindset shift of like um going from like just selling all the time um to kind of having a little bit more of a personality.
- 34:40SPEAKER_03: But a lot of people don't have like I think a big thing is like confidence to to actually do it and to have like a mindset shift around the whole the idea as a whole which I still struggle with.
- 34:54SPEAKER_03: I think that's like a big part that that we don't talk about enough that I kind of want to talk about more this year.
- 35:01SPEAKER_03: But um and that and just like fear of being judged by friends and family on social media for trying and like the the idea that you could fail at it, you know?
- 35:12SPEAKER_01: Right.
- 35:12SPEAKER_01: Yeah let's talk about that for a sec, because that's kind of fresh on my mind something I've been talking about with my uh society group as well that when you're when you're starting out you think that all these negative comments are going to come and people are going to be such assholes and so critical.
- 35:27SPEAKER_01: That's so rare especially in the beginning it's so so so rare.
- 35:32SPEAKER_01: And if you do have a friend that talks shit about your hair or the way you said something why would you ever be connected with that person?
- 35:41SPEAKER_01: Like unfriend them and block them immediately because they're they're an asshole.
- 35:44SPEAKER_01: Why would you spend time with that person in real life?
- 35:46SPEAKER_01: Of course not so get them out of your life and those those people are few and far between then once your content starts doing well and it's actually reaching strangers which is what you want you're gonna get some some dipshits.
- 36:00SPEAKER_01: But no one who's winning at life or business would ever leave a negative comment.
- 36:05SPEAKER_01: No one who's ahead of you will ever leave a negative comment.
- 36:08SPEAKER_01: It's always people who were behind you in the journey.
- 36:10SPEAKER_03: Yeah exactly it's about them if they're judging you for that like you know trying that and trying to promote your business online in 2023 which is like the only way to promote your business right then then it's like they're just like that's something within them that they're like you know they wish that they could do it and they're you know I don't know that's getting kind of deep I I agree completely it has not like if you do a video if you Haley do a video and someone's like oh your hair you know look at this hair whatever your hair is fantastic but I'm just saying if they were like if they don't like your hair if they didn't like your hair it has nothing to do with you.
- 36:52SPEAKER_01: Not like who says shit like that to a stranger right it it's not a it's not a level headed person it's not a reasonable person it's not a happy person and it's not someone who's winning in life yeah exactly it has nothing to do with you it's just it's something about seeing you they're like oh I don't like the fact that I would wouldn't have the balls to do this ever.
- 37:15SPEAKER_03: So I'm gonna be an exactly yeah yeah exactly I think that's a big reason like we did a poll recently on the on Instagram stories and and I never like talked about it before but I was just thinking because it's something that I deal with I personally like just like when I started copying contracts I was lucky enough to um to kind of I hid behind the everything like I never showed up like my face or anything in the beginning and then so I was like I didn't have to fear any of that like judgment and or anything from like my peers or from people I know personally which would be like my biggest thing.
- 37:55SPEAKER_03: Like I think that's what held me back for so long is that like what are like like just in ridiculous people that I don't even like see in real life like I'm like what are these people gonna say if they see me like putting myself out there like that and what if it doesn't work and like you know and uh but so I think that like so I went to Instagram stories and I was like what's like the biggest thing you think is that's holding you back?
- 38:17SPEAKER_03: Is it like not knowing how to show up on Instagram?
- 38:20SPEAKER_03: Is it not having enough time or is it that you're scared or like you're fearful of being judged and like failing and then like the majority of people said fear of being judged and failing and people were like responding and saying why and I was like I knew it right because I I get it but um yeah so that's something I want to I don't know I want to try to crack the code but I feel like it's slowly as like I mean just as as we get into 2023 and this is like such a big like the only way to market your business I feel like more and more people are marketing their business or whatever they want to do online.
- 39:00SPEAKER_03: So I feel like more people are like jumping into it you know so I don't know maybe that'll go away as time goes on.
- 39:06SPEAKER_01: I think so it's look I had those same insecurities I had the same hesitance with with getting on video.
- 39:14SPEAKER_01: I mean my God I went back and found the first video I ever recorded as an agent and first off I look like a a 14 year old child uh which is hilarious.
- 39:25SPEAKER_01: I had a name tag on and a like a button up shirt it was ridiculous makes me cringe but uh I was nervous like you could tell so like I remember what that's like it the only way to get past it is to just do more of it like literally anything else in life uh I'm teaching my kids right now like yeah that thing that you just tried for the first time yeah it didn't work because it was the first time you tried it you have to do it again and then try it again and pretty soon they get it and they're they're like oh my gosh so yeah it's a concept we forget as adults yeah exactly it's like if we're not good at it immediately then I don't want to do it right but you don't you know you're not born knowing how to post an Instagram reel so gotta figure it out.
- 40:09SPEAKER_01: Exactly exactly yeah so Haley how do we solve this then like how do we how do we help more agents to you know get on video and and to see that there's so much upside in overcoming the insecurities that it's worth it how do we get them over that hump um I mean one thing that I'm trying to do to help with is to give them like the tools and resources that will help them gain confidence in it.
- 40:42SPEAKER_03: So whether that's teaching them how to actually record a video in the best way like with the best lighting with the camera with sound quality whatever it is what apps to use what I feel like that's a big thing too is people they see all these videos with like the cool captions and the cool edits and they're like wait how are people doing this and there's actually so many apps that make it incredibly easy that people don't know about.
- 41:09SPEAKER_03: So I've just been trying to spread the word about all of these tools and everything that you can use um to get started with it.
- 41:16SPEAKER_03: And then it's just like I mean we have the Facebook group for there for encouragement and for like if if anyone gets stuck on anything or has any troubles with anything to help them with that but um just like continuing to show how it's working for people.
- 41:32SPEAKER_03: And and then I have like for a while I think I was talking about showing up on video and I wasn't doing it myself.
- 41:40SPEAKER_03: So I'm also trying to practice what I preach and also just like practice it myself and learn about it more um and so that I can better teach it to everyone.
- 41:52SPEAKER_01: Nice.
- 41:52SPEAKER_01: Yeah it something that I heard a long time ago from my friend Chelsea Pitts is the the best content creator is the best content consumer.
- 42:01SPEAKER_01: And I think it's so true the more you watch of other people's videos the more you're scrolling through you're getting ideas you're getting inspiration you're seeing what's possible you're getting ideas for how you could do a certain thing and it takes a lot of that guesswork out you know so then it's just a matter of recording maybe writing a script or not you know doing a few takes um understanding it's gonna suck for a little bit until you practice enough it always sucks in the beginning oh yeah it that's how I look at yeah I mean I'm gonna look like next year hopefully because and you should hope that you'll get better but hopefully next year I'll look at the videos that I'm making this like right now and I'll cringe because I'll be hopefully I'll be so much better at it that I'm like woof what was I doing because now I look at what the videos I was making last year and I'm like oh my gosh why but you know you just you learn right that that's I mean that's perfect.
- 42:59SPEAKER_01: A mentor of mine once said that if you don't look back at who you were and what you were doing six months ago and kind of cringe then you're not growing fast enough.
- 43:09SPEAKER_03: That's true.
- 43:10SPEAKER_03: I cringe at what I did yesterday so growing so fast I cringe at what I'm doing right now.
- 43:16SPEAKER_01: So I do we just keep going here we are yep exactly Haley thanks so much for coming on the show and and sharing your knowledge and expertise and and experience for anyone that is not following you doesn't know about you or coffee and contracts um where can they find out more?
- 43:34SPEAKER_01: What's the best place to connect with you?
- 43:37SPEAKER_03: Instagram is a great place to connect with me um it's at coffee contracts no and that one was taken um and then on our website is coffeecontracts.com so those are probably our top two places to check us out and then you can find more from there.
- 43:56SPEAKER_01: Awesome awesome we will link to to your website and Your Instagram profile in the show notes, and if you're watching on YouTube, in the description, uh, the YouTube videos on the Broke Agent Media channel.
- 44:08SPEAKER_01: If you guys are wanting to watch the video version of our podcasts, something cool that we're doing now is this the show is actually coming out a day early on the Broke Agent YouTube channel.
- 44:19SPEAKER_01: So uh the the audio podcast will come out Thursday morning as usual, as they have since day one for the last five years.
- 44:26SPEAKER_01: But uh the the episodes are coming out on Wednesday on the Broke Agent Media's YouTube channel if you want to catch it a day early.
- 44:34SPEAKER_01: So that's pretty cool.
- 44:35SPEAKER_01: Haley, thank you so much.
- 44:36SPEAKER_01: I I enjoyed our chat.
- 44:38SPEAKER_01: It's really cool seeing what you're doing and how many agents you're helping.
- 44:40SPEAKER_01: I mean, you have thousands of agents that you're helping on a regular basis, so keep keep doing it.
- 44:44SPEAKER_01: It's awesome to see.
- 44:46SPEAKER_03: Thank you so much.
- 44:47SPEAKER_03: I appreciate it.
- 44:48SPEAKER_01: Absolutely.
- 44:48SPEAKER_01: Make sure if you haven't yet, go follow Haley, go follow Coffee Contracts on Instagram.
- 44:53SPEAKER_01: There's a link to their social, their website in the show notes if you're listening.
- 44:57SPEAKER_01: And if you're watching on YouTube, it's in the description as well.
- 45:00SPEAKER_01: Um, make sure you go do that.
- 45:02SPEAKER_01: Definitely at an account that I follow, and I suggest you do as well.
- 45:05SPEAKER_01: Haley does awesome stuff, and she knows her shit, obviously, as you just heard.
- 45:10SPEAKER_01: So, guys, thank you so much for listening this week.
- 45:12SPEAKER_01: We'll be back next week.
- 45:13SPEAKER_01: So, next week, possibly, um, I'm gonna put this, I'm gonna try to put this together for for this coming week.
- 45:19SPEAKER_01: The chat GPT episode.
- 45:21SPEAKER_01: I did an Instagram poll the other day where I asked who's using it, and the options were I am, I'm not using it, and then what the hell is that?
- 45:29SPEAKER_01: And 25% said, What the hell is that?
- 45:32SPEAKER_01: 25% said no, 50% said yes, they're using it.
- 45:36SPEAKER_01: So of of my Instagram community, 50% are not using Chat GPT.
- 45:43SPEAKER_01: That is crazy to me.
- 45:44SPEAKER_01: So I heard a quote the other day that I think is very, very telling uh and very accurate.
- 45:50SPEAKER_01: So uh I believe it was Marky Lemons Ryle that posted this on Facebook, and it's perfect, so I'm gonna borrow this from her.
- 45:56SPEAKER_01: But she said that AI is not going to replace agents.
- 46:00SPEAKER_01: Okay, AI in the foreseeable future is not gonna replace real estate agents.
- 46:04SPEAKER_01: However, real estate agents with real estate agents who are using AI will absolutely replace real estate agents who aren't.
- 46:12SPEAKER_01: I think that is spot on.
- 46:14SPEAKER_01: And ChatGPT right now is that AI.
- 46:29SPEAKER_01: Up to date, be able to like search content and like understand your voice and your personality and read stuff back to you, like crazy stuff.
- 46:38SPEAKER_01: So uh this is something you need to learn about.
- 46:41SPEAKER_01: It's not just another social network, it's not just the next thing, it's not just a marketing platform.
- 46:46SPEAKER_01: This is a tool that is just as revolutionary, if not more so, than when the smartphone came onto the scene.
- 46:53SPEAKER_01: So, chat GPT episode probably this coming week.
- 46:57SPEAKER_01: If not, it'll be the week after for sure.
- 46:59SPEAKER_01: So get ready for that.
- 47:00SPEAKER_01: But I appreciate you listening.
- 47:02SPEAKER_01: And if you found this this episode helpful, if you found it valuable, please share it with an agent that you know who think who you think would find value in it as well.
- 47:12SPEAKER_01: Someone you think it would help, someone you think would be interested, please share the episode with them.
- 47:16SPEAKER_01: Help us grow the audience.
- 47:17SPEAKER_01: We'll keep coming back every week with another great episode for you.
- 47:20SPEAKER_01: Thank you so much.
