Latest / Mortgage Marketing Radio / How Glenda White Closed Over $7 Million in Agent Referrals
Transcript
- 0:00Hey, what's up everybody, Jeff Zimper, your host of the Mortgage Marketing Radio podcast.
- 0:12Thanks for tuning in.
- 0:13This is where we help mortgage originators get more agent referrals without chasing
- 0:17coal-calling paying for leads or ever having to deal with a weenie head agent.
- 0:24How do we do that?
- 0:25Well, you've heard it by now.
- 0:26We lead with attraction.
- 0:28We lead with education.
- 0:29We build a platform that allows us to become the pre-eminent loan officer in our local
- 0:33market that attracts agents to seek us out and want to engage with us and build a true
- 0:38partnership.
- 0:39We're talking about moving up the pyramid, if you will, moving up the ladder, what you
- 0:44think about this conceptually, if you picture a pyramid and at the bottom of that pyramid
- 0:53is the base level where a lot of originators start out in their attempt to get agent
- 1:00referrals and engagement.
- 1:02And that is in the position known as solicitor.
- 1:07And when you're in the position of solicitor, you are immediately at a disadvantaged position
- 1:15because it is largely focused on you getting something for yourself.
- 1:21The activities of solicitor are typically interruption-based, coal-calling would fall
- 1:25under that category.
- 1:28The next level though that for us to get to would be to move to the next stage of that
- 1:32pyramid or that ladder would be vendor, where there is a sales relationship, yet we're
- 1:38not seen as an equal.
- 1:40So as a vendor, how do you usually evaluate vendors?
- 1:45That's surprising, right?
- 1:47And that, unfortunately, is where most originators stay.
- 1:51They never progress to the next level, which is to become a tier and be involved in a relationship.
- 1:58Look that as respect or look that with respect as an equal.
- 2:04There is when the dynamics of the relationship between agent and loan officer change and
- 2:09become a true partnership, if you will.
- 2:13That's not the end.
- 2:14That's not the end goal.
- 2:15There's one level above that and that is if you can get to the level of mentor and leader
- 2:22where you are perceived as an advisor, a consultant, ultimately helping solve problems.
- 2:30That's the name of the game.
- 2:32You want more agent engagement, you want more agent connection and conversion, referrals,
- 2:37you want more loyalty, you want more consistency, you want to capture a larger share of that real
- 2:41state agent's business.
- 2:44It's going to come down to your ability to move up the ladder, move up the pyramid to
- 2:52that rare air of peer mentor and leader.
- 2:59How do you do that?
- 3:01I believe the primary way you do that is by helping solve problems and leading with education
- 3:08and discovering what those problems are, presenting solutions to help agents overcome those
- 3:12problems.
- 3:13You've heard me talk about our platform today.
- 3:15You're going to hear from a special guest, one of our long time what I call our OG members.
- 3:19What's up?
- 3:20Shout out to Glenda White out of the Dallas, Texas area.
- 3:24Glenda has been a member in our mortgage marketing program for several years now and I
- 3:28wanted to bring to you a brief discussion between her and I where she's articulating some
- 3:33of the impact to her business and her life that she has experienced by moving up that ladder,
- 3:39that pyramid from solicitor to vendor to now where she's actually seen as a peer and
- 3:44a mentor and leader to agents in her local market.
- 3:48If you find something of interest to you in this conversation that I encourage you to take
- 3:53the next step and find out if we are a fit for each other and you do that by going over
- 3:57to mortgagemarketing.pro and you schedule a call with me where we have a conversation
- 4:03and unpack where you're at in your business.
- 4:06What are your challenges and troubles and frustrations and can we potentially help you
- 4:10solve those and break through and get to the next level?
- 4:14Mortgage marketing.pro to go there to learn more or without further ado, let me get
- 4:18into my brief but impactful conversation with Glenda White.
- 4:23Why did you join this pro membership?
- 4:24What was the thing you were looking to do?
- 4:27I don't even know how long we've been kind of an OG member, I was trying to figure that
- 4:31out the other day.
- 4:32Yeah, it's definitely a couple of years.
- 4:35I at that time needed accountability for myself and I needed to think outside of the box
- 4:41of something as a lender was not doing in my area and I as share coach but well coach,
- 4:47I can come up with presentations but to have the time to think outside of the box for
- 4:55all the different classes that you provide was not going to happen and to be able to
- 5:01find a platform that I now have friends that I call my family and a platform that I
- 5:06can have done for you classes and get them out and sometimes a week notice.
- 5:13It is something that's near and dear to my heart that I do not regret not doing it.
- 5:21So accountability, what do you feel or in what ways do you think participating in the
- 5:27group has helped you be accountable?
- 5:29Um, confidence, um, it allows me to get out of my shell so I'm not just with my family
- 5:35at my work, um, I'm seeing different perspectives of how to do business so it's led me to grow
- 5:44myself as a person, um, but it's also led me to if I'm not doing a class this month,
- 5:51why am I not?
- 5:52Now it's an excuse and so now my excuse is not good enough if I don't do at least three
- 5:59to five classes for my agent, setter my friends.
- 6:03Okay.
- 6:04Like that.
- 6:06Um, okay.
- 6:08Okay.
- 6:09So you said a kind of, oh, you said, uh, open yourself up to new ideas, perhaps, right?
- 6:15So have you gotten ideas about growing your business or to participate in it?
- 6:22Yeah.
- 6:23It's an endless, like, I have no books now of just the platforms and the tweaks and the ideas
- 6:30from chat GPT, I had one text message and she put on Facebook yesterday that she needed
- 6:35Google help and I'm like, oh, girl, like I can help you.
- 6:38We jumped on a quick haul yesterday and then she sent me two leads because I just didn't
- 6:43talk about loans.
- 6:45I talked about how we could help her business and it all came from the class that she
- 6:50happened to, she registered for it but didn't come to, um, but then forgot that that was
- 6:54one of the platforms that we can help her on.
- 6:57So, um, it just kind of all revolves around helping agents grow their business in a form
- 7:03that it's not just, um, loans closing on time and communication.
- 7:10As your style or approach, you know, engagement strategy with agents changed since being
- 7:16part of the group.
- 7:17Oh, yeah.
- 7:18I was scared to approach agents and I'm an extrovert and everybody knows that, try it
- 7:24or true, but I'm also that introvert person that if I don't know you, I would never pick
- 7:30up the phone and have that conversation.
- 7:32But now I can pick up the phone and invite them to any class, post class, upcoming event.
- 7:39Um, so it's gotten me out of my shell to, um, just have that conversation and see where
- 7:48they're having a pain point in their business.
- 7:50Hmm.
- 7:51So it's changed how you approach agents.
- 7:53Mm-hmm.
- 7:54100%.
- 7:55Yeah.
- 7:56Never would I pick up a phone and just say, hey, you want to come to a class?
- 7:58What?
- 7:59I don't know a class I'm teaching, but two, um, yeah, you would come.
- 8:02Nope.
- 8:03I would never do that before.
- 8:04Sounds like a leading question.
- 8:06But have you then grown your agent relationships database awareness in your local market?
- 8:12Yeah.
- 8:13Absolutely.
- 8:14It's, it's too bold.
- 8:15It's doubled my business, um, doubled my friendship, doubled my village, um, and
- 8:19just people I can account for and that's, again, goes back to the accountability of it
- 8:24to where I hold them accountable and they keep me accountable as well.
- 8:29Hmm.
- 8:30Um, you also have a Facebook group with a few people in it, right?
- 8:35One of my Facebook groups has, I think, 300.
- 8:38The new one just topped over 600, no, 500, um, and that's open to everybody.
- 8:45It's an open house one here in DFW.
- 8:47One is a VIP group that we just feed solutions, LLPA stuff like we do anything.
- 8:54From the lending side to problem solving to classes to tweaks, um, that when I actually
- 9:01started in 2009 from another lender, she's like, you need to start these groups.
- 9:06With COVID, we went back and forth maybe once a week on here.
- 9:11But now we're in there almost three to five times a week of just having conversations
- 9:15with these 300 agents that have been to my classes, um, and just nurturing the relationship
- 9:21that way.
- 9:24What were you expecting, um, like, I don't know how you came to meet?
- 9:27Was it the podcast?
- 9:28Yes.
- 9:29That's when I started, I don't know if I became a nerd or hit 40 and whatever, but I
- 9:35now listen, it was just something with the attraction of how you serve us that we can
- 9:40serve our community.
- 9:41And it was a different perspective on, and I make fun of people now, like just bringing
- 9:47donuts and paying for Zilla leads, which I will not do either one of those.
- 9:53Um, so what's been surprising in a good way, perhaps, right?
- 9:57It sends being part of the group.
- 9:58Like you didn't expect this, but you, you got it, um, that I'm not in it alone.
- 10:04I'm not the only loan officer that's going through these challenges here.
- 10:08They're otherwise, um, but it also has gotten me out of my comfort zone a little bit to
- 10:15where I am not a push person, sells person.
- 10:20I've told that all of my life, but the surprising factor that I can now talk to a room of a
- 10:27hundred agents and not have any issues with it because I am showing them the value behind
- 10:33the coach brand that I've built, um, interesting, very interesting.
- 10:38So um, prior to you participating in our group, how would you describe the process or what
- 10:46it was like to get in front of agents?
- 10:48Was it difficult challenging?
- 10:49Like you said, confidence, you know what I mean?
- 10:51Were you kind of like retreating from that?
- 10:55Yeah, I wouldn't lead on my title reps and I would be the person in the back of the room
- 11:01in the side that they would have the conversations.
- 11:04They would have the knowledge.
- 11:06They would bring the value and I would, um, feel that I wouldn't want to follow up with
- 11:14them because maybe I didn't know what to have a conversation about.
- 11:18Someone else was teaching the class, someone else was talking about how to do it and this
- 11:24has allowed me to engulf and entrench myself to all facets of real estate.
- 11:31Doesn't matter if it's social or branding or mindset or leadership, um, and that's why
- 11:36your podcast kind of helps with all of that.
- 11:39Along with our Friday accountability group, it's something that helps me grow as a person
- 11:46and get outside of my comfort zone that we have to just push each and every day.
- 11:52Hmm, that's awesome.
- 11:53Thank you.
- 11:54Um, I know you recently were, were, I think, helpful or instrumental in having somebody
- 12:02join the group who you are connected with the past business relationship, right?
- 12:06Yes.
- 12:07So if, if, you know, some people when they hear these things, they're like, Oh, this group
- 12:12or coaching group or this platform or whatever, they're reluctant, you know, or they have
- 12:16some preconceived notions, like, what would you tell them if they are happy to be reading
- 12:22or listening, right, to this, um, to, to maybe help them bridge that gap?
- 12:29Um, find your group.
- 12:32Um, there's so many coaching platforms out there, um, have the conversations with the
- 12:37people that have been in the group for two, three years from now, um, or two, three years
- 12:43ago and see how it's changed their lives.
- 12:47And that's been the biggest thing about this group.
- 12:49It's not just about loan officers across the country and Jeff.
- 12:53It's literally about a family, how we help our families.
- 12:57We're talking offline or just having those conversations about our own families now, um,
- 13:05but all coaching groups are different.
- 13:07And this is such a different unique platform because it's not coaching our day to day loans.
- 13:14It's teaching us how to basically survive.
- 13:17And that's why the book right there and how to survive this market.
- 13:21I think I've got one left over there.
- 13:24That's it.
- 13:25Yes.
- 13:26I'm going to order more.
- 13:27I'm going to need some more soon.
- 13:28I've wanted to drop in the mail to one of our new members.
- 13:31There you go.
- 13:33Um, well, that's, I appreciate you saying that.
- 13:35And I said at the beginning, like, you know, um, you are one of the positive highlights
- 13:42to this group, right?
- 13:43And, and you are a leader by the way in this group too.
- 13:46I don't know if you know that, but you know, I did not know that.
- 13:49Meaning you, you, who you are is just being a leader.
- 13:52You know, how you show up, how you contribute, um, the things you do.
- 13:56Like, you're follow through right off the charts.
- 13:59So I just wanted to take a moment to acknowledge you for that as well.
- 14:02I'm very, very full to have you in this group.
- 14:04Well, thank you.
- 14:05And it's, it's been a life changer and I really kind of changed my outlook on things, um,
- 14:12because I wasn't that I am always positive.
- 14:14Everybody knows that I'm optimistic.
- 14:16I mean, I run Optimus Cubs, honestly, um, certainly, um, but it's the, like, we look
- 14:23forward to this Friday call because it's not just a group about lending.
- 14:28It's truly a family we can have conversations.
- 14:32We can cry sometimes.
- 14:33We, you know, laugh on the other side, but we cry on the other side.
- 14:37And it's really been heartfelt to me and my family.
- 14:40And my husband knows Friday's a non-negotiable at 12 o'clock.
- 14:43Like I will be on that call over Friday.
- 14:45That's awesome.
- 14:47Uh, thank you.
- 14:48Um, is there anything you would want to request to
- 14:52enhance the platform to cause the community?
- 14:56Um, more videos.
- 15:00I want to be able to implement some kind of video strategy.
- 15:04Um, I know we have classes on video, but as the world evolves and it's
- 15:11tweaking and like even this morning, social media is not going away.
- 15:15But now we have to feel touch and see our agents.
- 15:19So a dynamic way that we can, you know, enhance the platform.
- 15:25The more classes we get, the more leverage we get, the more unique classes
- 15:30that we get, like chat GPT, you did a phenomenal job.
- 15:33We asked for it.
- 15:33You got it, um, the 90 day CMA.
- 15:36We wanted to break it down for my class, which that's a phenomenal class.
- 15:40Um, it's so it's just tweaking and figuring out where the market's going
- 15:44and how we can be in front of the market and not let the market run us to help
- 15:48agents because that's a struggle for them.
- 15:51Um, agents just don't know where to go when this platform is exactly what we
- 15:56needed to help them grow or just stay in the business.
- 15:59I mean, most of them are getting out of the business now.
- 16:02Hey, Jeff, I appreciate everything that you've done for me, my family and
- 16:05everybody that is utilizing your platform.
- 16:07I do wish that more would, um, look at this platform.
- 16:12I think it's an underutilized platform.
- 16:13So whatever we can do to help get the word out, we're absolutely here for it.
- 16:19All right, my pleasure to have you.
- 16:20And listen, you have a great weekend, okay?
- 16:23Absolutely.
- 16:24You do go be epic.
