- 5:10SPEAKER_02: All right, let's get into the show.
- 5:11SPEAKER_02: Old Town Realtor, how freaking clever is this video?
- 5:14SPEAKER_02: And what's funny, and we talk about this in the interview with Bob Tompkins, the the star of the of the music video, my wife hates the song.
- 5:23SPEAKER_02: I think this is one of those songs that it's so catchy, but you either love it or hate it.
- 5:28SPEAKER_02: And I don't love it, but I I think it's freaking clever and catchy.
- 5:32SPEAKER_02: So when I saw somebody share this old town realtor video into the Snappack Facebook group, I I was like, oh my God, this is hilarious.
- 5:41SPEAKER_02: And then I reached out to Bob and he was gracious enough to come on the show and kind of give us the behind-the-scenes scoop of how we how we created this insane viral video.
- 5:50SPEAKER_02: This thing has almost a million views.
- 5:52SPEAKER_02: And by the time you listen to this, by the time this episode's released, it probably will break a million views.
- 5:58SPEAKER_02: That's pretty damn cool for a real estate agent's video.
- 6:02SPEAKER_02: A lot of amazing lessons in this interview.
- 6:04SPEAKER_02: So let's jump into it with Bob Tomkins, uh realtor in Greenville, South Carolina with Remax Moves.
- 6:10SPEAKER_02: Old Town Realtor, check it out.
- 6:12SPEAKER_02: All right, what's up, guys?
- 6:13SPEAKER_02: I'm sitting here with Bob Tompkins, the star, the host of the Old Town Realtor music video that's gone absolutely nuts online.
- 6:22SPEAKER_02: You've probably seen it.
- 6:23SPEAKER_02: It has, as of today, when we're recording this, we're recording on Monday, the 20th of May, 912,000 views on Facebook alone.
- 6:33SPEAKER_02: Bob, amazing job, a super cool video, clever, timely.
- 6:37SPEAKER_02: Uh, I have a bunch of questions for you.
- 6:39SPEAKER_02: Uh, most of it's just personal curiosity.
- 6:41SPEAKER_02: But first off, welcome to the Massive Agent Podcast.
- 6:44SPEAKER_02: How the hell are you?
- 6:45SPEAKER_01: Doing really well, Dustin.
- 6:46SPEAKER_01: I appreciate um having me on.
- 6:48SPEAKER_01: It's it's been a crazy couple weeks since we put this video out for sure.
- 6:52SPEAKER_01: I bet.
- 6:52SPEAKER_01: And so when did you come out with it?
- 6:54SPEAKER_01: We dropped it on the 7th.
- 6:56SPEAKER_01: So um 13 days ago is when we dropped.
- 7:00SPEAKER_01: And it's I mean, it's been viewed at an incredible pace since then.
- 7:05SPEAKER_01: Yes.
- 7:06SPEAKER_01: So it's been wild.
- 7:07SPEAKER_02: Yeah, man.
- 7:08SPEAKER_02: It's I keep seeing people share it.
- 7:10SPEAKER_02: Um what's funny is the song Old Town Road that that you did the the parody of, my wife absolutely despises and hates.
- 7:20SPEAKER_02: And and I think it's I think it's kind of catchy.
- 7:23SPEAKER_02: And uh so I saw I saw somebody share the video in a Facebook group.
- 7:29SPEAKER_02: I think it was in the Snappack uh real estate marketing group, and I watched it and I immediately was like, I've got to go show my wife this.
- 7:36SPEAKER_02: And and I showed it to her just to kind of bug her.
- 7:39SPEAKER_02: But as I was showing it to her and watching, I was like, this is clever as shit.
- 7:43SPEAKER_02: So tell us how did like how did this video start?
- 7:47SPEAKER_02: Like, what was your thought process?
- 7:49SPEAKER_02: How long had it been in the works?
- 7:51SPEAKER_02: Like, give us the give us the spiel on it, Bob.
- 7:54SPEAKER_01: Right.
- 7:54SPEAKER_01: So um, so Old Town Road, the remix, the original song came.
- 7:58SPEAKER_01: I mean, they put that out what about three months ago.
- 8:02SPEAKER_01: And um, when I heard it, I I was like, man, this is awesome.
- 8:05SPEAKER_01: A couple weeks later, I so I like to like make up lyrics to songs all the time.
- 8:10SPEAKER_01: It drives my wife nuts.
- 8:11SPEAKER_01: Um with this one, get along well.
- 8:14SPEAKER_01: Yeah, we would.
- 8:15SPEAKER_01: So with this, um, with this one, I was like, man, Old Town Road, I'm like, every house I show is on a road.
- 8:21SPEAKER_01: You know, I was like, I can I can start making some parody lyrics to this.
- 8:24SPEAKER_01: And I just started playing around with it one day at my house um and just started throwing in some realtor lyrics and just playing around with it.
- 8:31SPEAKER_01: And about five to ten minutes into doing that, I was like, wait, I might actually have something here.
- 8:35SPEAKER_01: This is this is kind of gold.
- 8:37SPEAKER_01: So I called my um my marketing team, uh Well Tell Media here in Greenville, and I was like, guys, I think I have an idea for a video.
- 8:45SPEAKER_01: Um, we might want to shoot a music video for this.
- 8:48SPEAKER_01: And they were like, okay, cool, that sounds great.
- 8:50SPEAKER_01: If you can get lyrics written up, we're more than happy to do it.
- 8:54SPEAKER_01: So that's kind of where it started at.
- 8:56SPEAKER_01: Um, and then I mean, I probably spent a week and a half, two weeks writing lyrics for it.
- 9:01SPEAKER_01: Um, and then we probably we spent an entire day shooting for it and then took about two weeks to edit it.
- 9:07SPEAKER_01: So it from when it was published, it was about a month, month and a half in the works before that, before we put it out.
- 9:15SPEAKER_01: Okay.
- 9:15SPEAKER_01: And so have you do you do video quite a bit, or was this one of your first?
- 9:19SPEAKER_01: Um, so I I started doing a lot of video um in January.
- 9:24SPEAKER_01: I I I probably put out about three to four videos a week.
- 9:27SPEAKER_01: Um just in yeah, in and just branding and marketing.
- 9:33SPEAKER_01: Um, I use Facebook primarily as a as the platform that I use.
- 9:37SPEAKER_01: Um, but I mean we do little videos like around town checking out different restaurants.
- 9:42SPEAKER_01: I have a weekly series called Beer of the Week where me and a beer shop owner in town sit down and just drink beer.
- 9:47SPEAKER_01: So I mean, it's a lot of like personal branding, not necessarily like trying to drive sales or bring in leads, um, just trying to grow the personal brand.
- 9:57SPEAKER_01: So I think since my mind's always on content, because we're creating these videos relatively regularly, um, that's why this kind of came to mind.
- 10:06SPEAKER_02: There's so many good lessons like already.
- 10:08SPEAKER_02: Like you had an idea, you didn't overthink it.
- 10:11SPEAKER_02: You're like, this could be good, let's freaking do it.
- 10:14SPEAKER_02: And you you reached out to your team to make it happen.
- 10:18SPEAKER_02: And even if you didn't have a video team, like you probably would have just figured out a way to do it on your iPhone or something.
- 10:24SPEAKER_02: It's right.
- 10:25SPEAKER_02: You just you had the idea and you did it.
- 10:28SPEAKER_01: Exactly.
- 10:28SPEAKER_01: And I don't I don't know if it would have gotten circulated to the extent it has, but it it still would have been, it still would have been popular.
- 10:34SPEAKER_01: Yeah.
- 10:35SPEAKER_02: I mean, you you did it, it's it's a very well done video, and I think you're right.
- 10:40SPEAKER_02: I mean, the the song itself would have been catchy, but would it have been almost a million views catchy?
- 10:46SPEAKER_02: Probably not.
- 10:47SPEAKER_02: I mean, it's the video along with the lyrics and everything that I think makes it so so funny and just so like fun to watch.
- 10:55SPEAKER_02: Um so I mean, well done.
- 10:58SPEAKER_02: First off, congratulations on having the idea.
- 11:01SPEAKER_02: And then, like most people, not this isn't just a realtor thing, like it's a human thing.
- 11:06SPEAKER_02: Most people have an idea, then they keep overthinking it, and then they overthink themselves right into not doing it.
- 11:12unknown: Right.
- 11:12SPEAKER_02: And you did it.
- 11:13SPEAKER_02: So and and look, you know, 912,000 views, almost a million views later, and it's been shared and talked about a lot in the Inman group and in all the Facebook groups.
- 11:26SPEAKER_02: So, real quick, tell us a little background about you, like 60 seconds on who you are as a realtor.
- 11:32SPEAKER_02: How long have you been in the business?
- 11:33SPEAKER_02: You're in Greenville, South Carolina, which I hear is beautiful.
- 11:37SPEAKER_02: Um, tell us about you as an agent.
- 11:40SPEAKER_01: Um, so I've been in real estate for three years now.
- 11:42SPEAKER_01: Uh actually, June 1st will be my three-year mark.
- 11:45SPEAKER_01: So been here for three, been selling real estate for three years.
- 11:48SPEAKER_01: I grew up in a real estate family.
- 11:50SPEAKER_01: So both of my parents are realtors.
- 11:52SPEAKER_01: Um, they're in Columbia, South Carolina.
- 11:54SPEAKER_01: And um, so grew up for you know my entire life watching my mom and dad sell real estate and then uh bartended for a little bit after college and then decided I'd try and follow my parents' footsteps.
- 12:05SPEAKER_01: So started doing this about um three years ago, and then a year and a half ago, I made a switch over to Remax, which is when I saw my uh business kind of blow up and uh been here for a year and a half, and I love it.
- 12:17SPEAKER_01: Absolutely love it.
- 12:18SPEAKER_01: So that's the short abbreviated version of who I am as a realtor, where I came from.
- 12:23SPEAKER_01: I love it.
- 12:23SPEAKER_02: Well, thanks for actually like giving us the Cliff's notes.
- 12:26SPEAKER_02: That some people I'm like, you know, tell us in 60 seconds and like five minutes later, you know.
- 12:31SPEAKER_02: So thank you for that.
- 12:32SPEAKER_02: Um, but that's good.
- 12:34SPEAKER_02: Like you you have a real estate perspective, but you haven't always been an agent, you just jumped into it.
- 12:39SPEAKER_02: But what what I love is is you mentioned you do what three to four videos a week for personal branding.
- 12:46SPEAKER_02: Like you just drink beer.
- 12:48SPEAKER_02: And and you you even said something, you're like, you know, it's not really there to drive sales.
- 12:53SPEAKER_02: But that is as and you know this.
- 12:54SPEAKER_02: I'm not speaking to you directly, but that's how you drive sales.
- 12:59SPEAKER_02: That 100%.
- 13:01SPEAKER_02: Yeah, you don't just sit there and hey, I'm live in front of my open house again today, guys.
- 13:05SPEAKER_02: Um come check me out at 123, you know, Sycamore Street.
- 13:09SPEAKER_02: That's not what works.
- 13:11SPEAKER_02: That unless your goal is to have people block you or unfollow you or to tune you out.
- 13:17SPEAKER_02: So yeah, you you get people to like you and follow you and get to know you as a person, and then then they hire you.
- 13:25SPEAKER_01: And it sounds like it's worked.
- 13:27SPEAKER_01: Yep, and that's my philosophy on on getting business is that if you create content that people want to watch as opposed to trying to sell them on something, you're gonna develop a following and people are gonna organically bring business your way because they enjoy what they see on your page, they want to come back and watch more.
- 13:44SPEAKER_01: And then when they need to hire a realtor, they want to work with somebody they enjoy, not somebody who's just trying to sell them on something all the time.
- 13:51SPEAKER_02: That's so key.
- 13:52SPEAKER_02: You're a hundred percent right.
- 13:54SPEAKER_02: And that's what happened in my business, Bob.
- 13:57SPEAKER_02: When I stopped talking about real estate all the goddamn time and just let people have a glimpse into my life, who I am, my personality.
- 14:06SPEAKER_02: You know, I some people are repelled because they don't like my personality, others are attracted, and you attract the right people.
- 14:13SPEAKER_01: I'm with you 100%.
- 14:14SPEAKER_01: I started doing those beer videos, and my mom was like, This is gonna kill your business.
- 14:18SPEAKER_01: People aren't gonna want to work with you.
- 14:19SPEAKER_01: And now I just work with people that want to drink beer.
- 14:22SPEAKER_01: So it's, I mean, you know, it's a lot more enjoyable from from my point of view as well.
- 14:27SPEAKER_01: I get to work with people that are like-minded and um enjoy the same things I do.
- 14:31SPEAKER_02: Yeah, but when you when you're yourself and you really put it out there, you attract the right people, and then you don't really get those problem clients that so many agents get.
- 14:42SPEAKER_02: Like because they they wouldn't have been attracted to you in the first place.
- 14:46SPEAKER_02: It's it's um it's amazing.
- 14:48SPEAKER_02: So tell us then, old town realtor, in the last three weeks since you hit publish, what what has the experience been like?
- 14:57SPEAKER_02: How has it been received?
- 14:59SPEAKER_02: Um, I I'm gonna ask you about how it was received by agents online and locally and everything, by your broker and all that, but also how the community, how the consumer has received it.
- 15:09SPEAKER_02: Tell us all about that.
- 15:11SPEAKER_01: Okay, so I'm gonna break it down into three different parts.
- 15:13SPEAKER_01: Um, first my broker, then agents, and then um the community.
- 15:18SPEAKER_01: So my broker loved it.
- 15:20SPEAKER_01: Um he he uh he he commented on it.
- 15:23SPEAKER_01: He was like, Man, this is a this is awesome.
- 15:25SPEAKER_01: Uh, he called me about it.
- 15:26SPEAKER_01: We talked about it forever.
- 15:28SPEAKER_01: I mean, he he absolutely loved it, which is great on my end to have a broker that's supportive of uh the creativity and not someone that's like, hey, you got to do this the old school way.
- 15:37SPEAKER_01: Right.
- 15:37SPEAKER_01: Um I think it's a big reason why I'm at the office I am is the fact that I do have that support around me and and the encouragement that that he brings with that.
- 15:45SPEAKER_01: So that's a key.
- 15:47SPEAKER_01: Yep.
- 15:47SPEAKER_01: So from my broker, um, I mean, I think if this is the sort of thing you want to do in your business, you you have to find that broker that that supports you.
- 15:54SPEAKER_01: Um, so big shout out to Cameron Keegan and Greenville.
- 15:57SPEAKER_01: Um, he's been instrumental in in pushing me forward in my business.
- 16:01SPEAKER_01: So um he was extremely receptive.
- 16:04SPEAKER_01: Then um other agents.
- 16:07SPEAKER_01: So the agent reaction to it has actually been a little overwhelming.
- 16:11SPEAKER_01: Um we all like to talk, don't we?
- 16:14SPEAKER_01: Yes, we do.
- 16:15SPEAKER_01: And I mean the amount of the amount of different groups on Facebook that it was shared in, um, the real estate different pages that that published it themselves that have kind of driven the view count have has been remarkable.
- 16:29SPEAKER_01: I think I've fielded anywhere in the range of two to three hundred messages from other agents that have asked me about it, asked me what I what they could do for their business, um, and also just congratulating me on the idea.
- 16:44SPEAKER_01: So that's been um kind of crazy because I didn't, well, I mean when I put it out, it was it was meant as a marketing piece to my community, not necessarily to other agents.
- 16:56SPEAKER_01: So the fact that it blew up within the real estate community is has been wild, but it's also been a little overwhelming because I wasn't exactly prepared to field that many messages um when I put it out.
- 17:08SPEAKER_01: Sure.
- 17:09SPEAKER_01: So I mean, but that's it's been cool to see because I mean you see people across all sorts of different brokerages sharing it.
- 17:15SPEAKER_01: Um it really, you know, kind of in a sense, like you know, the real estate community can be very divided on brokerages and who we work for and all that.
- 17:24SPEAKER_01: It was very cool to kind of see everybody come together on one video and share it.
- 17:29SPEAKER_01: Um, so I mean, even though that wasn't the intent of the video, it is something I've been kind of proud of that has been a byproduct of it.
- 17:37SPEAKER_02: So that's not a small thing.
- 17:39SPEAKER_02: I think uh you're right.
- 17:40SPEAKER_02: Like we we're all I mean, dude, I'm with EXP.
- 17:43SPEAKER_02: And so dear God, like the the the headbutting between EXP and KW, and it's it's absurd.
- 17:50SPEAKER_02: So you're right.
- 17:51SPEAKER_02: Like when when agents are all kind of unified uh in sharing something, regardless of who that person is or or their office, that's pretty telling.
- 18:01SPEAKER_01: That's awesome.
- 18:02SPEAKER_01: Well, I mean, and that's the thing.
- 18:03SPEAKER_01: I mean, like you talk about headbutting, you know, re-max and kw have plenty of headbutting.
- 18:07SPEAKER_01: And um the fact that that so I saw so many KW agents that were sharing it, it was like, man, this is you know it's um a good piece of content when the rival brokerage is really pushing it out for you.
- 18:20SPEAKER_02: No doubt.
- 18:20SPEAKER_02: Yeah, they I bet they didn't even realistically, I to be fair, I think people didn't even care about who you were with.
- 18:28SPEAKER_02: Right.
- 18:28SPEAKER_02: They thought it was a great piece of content and shared it.
- 18:30SPEAKER_01: And that speaks to how important it is to have good stuff.
- 18:34SPEAKER_01: Yep.
- 18:34SPEAKER_01: And I mean, so that's that's been a really cool piece of this.
- 18:36SPEAKER_01: Um, and then finally, uh the community um and kind of how it's been received here.
- 18:42SPEAKER_01: I I think the easiest way for me to gauge how the community has received it is through my past clients.
- 18:47SPEAKER_01: Um because seeing them share it uh as well as people I knew before I was in real estate.
- 18:54SPEAKER_01: Um I used to bartend.
- 18:55SPEAKER_01: So seeing a lot of people in the service industry here too also share it um and be like, hey, if you're looking for a realtor, you need to hire Bob.
- 19:02SPEAKER_01: Um that's been incredible.
- 19:04SPEAKER_01: And I mean, my client list has grown, it's basically doubled since I put the video out, which Wow.
- 19:10SPEAKER_01: Um, well, you know, not necessarily people looking in the next like 30 days, but people conversations you've had.
- 19:17SPEAKER_01: Right.
- 19:17SPEAKER_01: I mean, people that have let it be known that they're on a 12 to 18 month plan or shorter um to purchase a home, that that list has literally doubled since I put the video out, which has been crazy.
- 19:29SPEAKER_01: Um so uh trying to keep up with that plus fielding the messages from other agents has has made it a crazy couple of weeks, but um it's been really cool.
- 19:38SPEAKER_01: Really cool to see what what has happened and and I love how well it's been received in the community because people are like, hey, he's he's the fun realtor in town.
- 19:46SPEAKER_01: If if you want to hire somebody, he's he's gonna be a good time.
- 19:49SPEAKER_01: So that's that's been I mean, that was the intent of the video.
- 19:52SPEAKER_01: So it's been great to see that uh being risked, see it be received that way.
- 19:58SPEAKER_02: One of the biggest challenges we have as agents is staying top of mind with with our prospects.
- 20:03SPEAKER_02: And I do a crap load of Facebook ads, and and it's important to like even people that that fill out your lead form and you talk to, like you have to stay in front of them to keep reminding them who you are.
- 20:16SPEAKER_02: Um, because like you said, not everyone's ready to go right now.
- 20:19SPEAKER_02: It may be some maybe three years down the road.
- 20:21SPEAKER_02: And so when you come out of the gate and whack them over the head with this with this video that's extremely memorable, like you have you have some serious staying power as far as being top of mind, more so than than normal.
- 20:35SPEAKER_02: So I think you're gonna see over the next you know six to nine months a lot more people come out of the woodworks that still remember you, but they just haven't reached out yet because they're not ready.
- 20:47SPEAKER_01: Right.
- 20:48SPEAKER_01: Right, which I mean I can uh which I'm completely down for.
- 20:51SPEAKER_01: Yeah, that's not a problem.
- 20:53SPEAKER_01: Not a problem at all to have.
- 20:54SPEAKER_02: Yeah, yeah, that'll work.
- 20:56SPEAKER_02: Um, and I think you'll also see uh see a bunch of referrals come from other agents.
- 21:02SPEAKER_02: That that that's the beautiful thing of building a big network of of fellow agents is uh the referrals that can be passed back and forth.
- 21:10SPEAKER_02: So now you're the Greenville guy, the old town realtor guy that everyone will remember for a while.
- 21:16SPEAKER_02: And it's just gonna pay off in so many different ways.
- 21:20SPEAKER_01: Yeah, which is I mean, which is super cool.
- 21:22SPEAKER_01: So I mean I I love that the video did produce, you know, that's I'm I'm glad it was viral because it produced that sort of relationship with other agents as well as my own community.
- 21:31SPEAKER_01: So um I think it will pay good, I mean, great dividends down the road.
- 21:36SPEAKER_01: And I mean that was the that was the whole point of putting it out.
- 21:38SPEAKER_01: It was it was a marketing piece that um did what it was supposed to do.
- 21:43SPEAKER_02: And so uh with that in mind, how much did the video cost?
- 21:46SPEAKER_02: How much how much did you spend to put it together?
- 21:48SPEAKER_01: Uh so it was um about 30 hours worth of time uh putting it together and uh and$2,000.
- 21:55SPEAKER_01: Damn, okay.
- 21:56SPEAKER_01: And and when I say 30 hours, I'm including like The time writing it.
- 22:02SPEAKER_01: So, like writing the lyrics and getting everything put together, you know, there were certain certain parts of the song that took a lot longer to piece together because you know we were trying to keep kind of the the rhyme, uh, the rhyming of the original song, keep that same kind of system in place.
- 22:20SPEAKER_01: So there were some lyrics that were tougher to write.
- 22:23SPEAKER_01: Um, and then you know, we sat down as a as a team and kind of figured out what we wanted to do, what kind of props we wanted to use.
- 22:30SPEAKER_01: Um, and then of course you had actually filming it, which filming it probably took about 10 hours.
- 22:34SPEAKER_01: We spent an entire Saturday um filming.
- 22:37SPEAKER_01: So that I mean that all goes into that 30-hour period.
- 22:41SPEAKER_01: Um, and then it was$2,000.
- 22:43SPEAKER_01: So video production.
- 22:45SPEAKER_01: Um, when you look at ROIs, was pretty affordable.
- 22:49SPEAKER_01: Oh, totally.
- 22:50SPEAKER_02: I mean, dude, even if you close one deal nine months from now, like it that's that's all good, it's all gravy.
- 22:57SPEAKER_02: Yeah, um, awesome.
- 22:59SPEAKER_02: See, hearing hearing that it took 30 hours and you know, 10 hours of filming and all this, I think there's some people listening that unfortunately they're like, oh, because that's a lot of work.
- 23:10SPEAKER_01: Well, yeah, and and I think they think that, but at the same time, when I'm like, it took a month and a half, so you're talking six weeks.
- 23:16SPEAKER_01: Um that's like five hours a week.
- 23:18SPEAKER_01: Yeah, so and you're having fun, and I'm having fun too.
- 23:21SPEAKER_01: I mean, it was the most fun thing I've done for my business probably since I've started.
- 23:25SPEAKER_02: Because I mean, the the fixtures look like boobies, like you know, jumping in the pool.
- 23:30SPEAKER_02: Like, dude, that's my favorite part.
- 23:32SPEAKER_02: It cracked me up, but yeah, I'm sure you had fun all along the way.
- 23:36SPEAKER_02: All along the way, yeah.
- 23:38SPEAKER_02: But work, I I'm constantly nagging, I think at this point, nagging on this show about how work is the variable between those who are successful and those who aren't.
- 23:49SPEAKER_02: It's not it's not a big like information gap.
- 23:53SPEAKER_02: We all have access to the same information.
- 23:54SPEAKER_02: We just there's doers and those who that don't.
- 23:57SPEAKER_02: And you decided to do it, you invested 2,000 bucks and time.
- 24:02SPEAKER_02: I'm sure it was more than 30 hours with you know how much time was taken up in your head coming up with stuff to yeah, it probably was.
- 24:10SPEAKER_02: Yeah, and and then time afterwards, you know, like responding to messages and you know, all that stuff, like it's work, but my god, it's so worth it.
- 24:19SPEAKER_02: Oh so uh moving back to to the reception, to the uh you know how it was received.
- 24:26SPEAKER_02: What kind of criticism did you get?
- 24:28SPEAKER_02: I I imagine you got the unprofessional comments, especially about the fixtures.
- 24:32SPEAKER_02: Fixtures look like boobies part, which is the greatest part.
- 24:36SPEAKER_02: And I think you need to do a whole spin-off on that.
- 24:39SPEAKER_01: But that's we can talk about that later.
- 24:41SPEAKER_01: So I mean, my my two personal favorite parts of the video were the fixtures look like boobies, and then when I'm in a chewy suit.
- 24:48SPEAKER_03: Of course.
- 24:48SPEAKER_01: Yeah.
- 24:49SPEAKER_01: So those two parts I absolutely loved.
- 24:52SPEAKER_01: Um, and of course, those are the two things that would be considered unprofessional.
- 24:56SPEAKER_01: Which I mean, I I heard a little bit about that, but I mean, when whenever I could look back and see who was making those criticisms, um, most of them were, you know, at least 50 plus years old, um, you know, very suit and tie type of realtor that was making those criticisms.
- 25:13SPEAKER_01: I didn't hear the unprofessional um criticisms from any sort of consumer.
- 25:18SPEAKER_01: So um, I mean, that was whenever the criticism is across the aisle, it doesn't really bother me because it's it's just other realtors talking.
- 25:27SPEAKER_01: So um, you know, that that when I heard the unprofessional stuff, which really wasn't that much, it it didn't really bother me.
- 25:33SPEAKER_01: Um, I think the biggest criticism was just people that you know didn't think it was funny.
- 25:39SPEAKER_01: Um I mean, you I mean they say, you know, don't ever read the comments.
- 25:43SPEAKER_01: But um the I mean honestly the comments but you did.
- 25:47SPEAKER_01: I of course I did.
- 25:48SPEAKER_01: I read every single one of them.
- 25:48SPEAKER_01: Yeah, you're a human.
- 25:50SPEAKER_01: I'm a human, but I mean to be honest, probably about 95 to 96 percent of the comments were very positive.
- 25:57SPEAKER_01: So um I think that it was so fun and and so laid back of a video that people enjoyed it so much that there wasn't a lot of negative um backlash on it at all.
- 26:08SPEAKER_01: But I mean, you of course you had a few people who are like, hey, this this isn't funny.
- 26:12SPEAKER_01: What there was one guy that, and this this will show you that I literally read everything.
- 26:16SPEAKER_01: There was one guy that shared it that was like, I'm embarrassed to be in the industry.
- 26:22SPEAKER_01: Um, and I commented back to him, I commented that SpongeBob gif of him like mocking you.
- 26:30SPEAKER_01: I was like, I'm not gonna listen to the haters, but um there really weren't a lot of people that said anything negative.
- 26:36SPEAKER_01: That was probably the most negative comment I read saying that he said he was embarrassed.
- 26:41SPEAKER_01: Um, but then I even had people comment back at him that were like, you know, we know who the fun person is in the industry.
- 26:48SPEAKER_01: So seriously, yeah, I bet he's a blast to work with and be around.
- 26:52SPEAKER_02: He must be embarrassed a lot then.
- 26:57SPEAKER_02: Well, that's awesome that it was that it was hugely like overwhelmingly positive.
- 27:03SPEAKER_02: That because it wasn't that crazy of it wasn't like that.
- 27:07SPEAKER_02: I don't know if you saw that one that the Australian agent did that was kind of Inman calls it racy, you know, where he with them dancing in the house.
- 27:15SPEAKER_02: Yeah, yeah.
- 27:16SPEAKER_02: Yeah, that was so tame, but you know, people made a big deal about that.
- 27:20SPEAKER_02: And and the the naked realtor lady, I don't know if you saw that one where she oh yeah, no, where it was blurred out.
- 27:27SPEAKER_01: She added me on Facebook after and um I actually I messaged her, I was back and forth with her because I I absolutely adored that video.
- 27:36SPEAKER_01: I thought I thought that that was genius what she did.
- 27:40SPEAKER_01: Um, so the fact that she shared my video as well was pretty cool.
- 27:44SPEAKER_01: Nice, yes.
- 27:45SPEAKER_02: Um and dude, you're you're always gonna get somebody.
- 27:49SPEAKER_02: I mean, I like to say dogs don't bark at parked cars.
- 27:52SPEAKER_02: You know, if if you're moving forward and doing something, someone's gonna be squawking negativity at you.
- 27:57SPEAKER_02: But I'm glad that that it wasn't too bad.
- 28:00SPEAKER_02: Um because it was just it was just a good video.
- 28:03SPEAKER_01: So yeah, no, and I appreciate that.
- 28:06SPEAKER_01: I mean, yeah, the positive feedback on it's been awesome.
- 28:08SPEAKER_01: Um, but yeah, as you were talking about the naked realtor, uh well, you know, let's shout her out.
- 28:13SPEAKER_01: Her name's Erica Wolf.
- 28:15SPEAKER_01: Um, she's down in Florida.
- 28:16SPEAKER_01: But yeah, she uh she you know when you have the creative ideas, you're gonna get feedback that sometimes you don't like.
- 28:24SPEAKER_01: Um, but you know, I think all exposure or most exposure is good exposure.
- 28:29SPEAKER_01: So if you're getting you know 50, 100,000 views on something, it's well worth it, even if you get some negative backlash.
- 28:36SPEAKER_02: Yeah, yeah.
- 28:36SPEAKER_02: I mean that that there's a lot of upside even in even in the negative shit.
- 28:41SPEAKER_02: I mean, it's it is what it is.
- 28:43SPEAKER_02: Like look, a lot of times we're just not honest about this, but when when we're in such a competitive industry, uh everybody knows a realtor, like everybody has a realtor or two within arms reach, almost at all times.
- 28:57SPEAKER_02: Like it's just it's just gotten crazy.
- 28:59SPEAKER_02: I don't care what market you're in, it's it's crazy.
- 29:01SPEAKER_02: And so you have to really do something to be noticed um and then remembered.
- 29:08SPEAKER_02: Like it's not just getting noticed, it's you know, of course, you've got to walk that line of not being uh not being remembered as like a terrible human being or you know, any of that stuff.
- 29:21SPEAKER_02: Um, and you know, there's a fine line there, but you you've you've got to push the envelope a little bit, and I respect it.
- 29:26SPEAKER_02: Yeah, I may not agree with some things I see, or I might like some things I might not have done myself, but like I get it, and good for them.
- 29:34SPEAKER_02: Right.
- 29:34SPEAKER_02: You know, it's not it's not my freaking business.
- 29:37SPEAKER_02: Good for them.
- 29:37SPEAKER_02: Well, I mean, yeah, yeah.
- 29:39SPEAKER_01: I mean, I'm with you 100%.
- 29:40SPEAKER_01: If if I had done a video of a listing and I was naked, it would not go over well.
- 29:45SPEAKER_01: I don't know.
- 29:45SPEAKER_01: That should be your next one and see.
- 29:47SPEAKER_01: Do a little A B testing.
- 29:49SPEAKER_01: Yeah, see what it looks like on this side of things.
- 29:52SPEAKER_01: But yeah, like that sort of thing, that sort of thing I don't think would have worked well for me.
- 29:56SPEAKER_01: So I mean I I played to my strengths as far as you know being humorous and and um you know doing that.
- 30:03SPEAKER_01: I I think it worked well for me.
- 30:05SPEAKER_01: And I think that's what anybody needs to do.
- 30:06SPEAKER_01: They need to be creative, work to your own strengths, but you have to put yourself out there.
- 30:10SPEAKER_01: If you're not if you're not doing that, you're never gonna drive the business.
- 30:15SPEAKER_02: Right.
- 30:15SPEAKER_02: Oh, 100%.
- 30:17SPEAKER_02: Um when when you and I were setting up this this interview, I think you mentioned you were on, because of this video, you've been on a couple other podcasts.
- 30:25SPEAKER_02: Um what what else has really changed for you career-wise since this video?
- 30:33SPEAKER_01: Um, I mean the the biggest thing that has changed has got to has gotta be you know the brand recognition, just that people know who I am.
- 30:42SPEAKER_01: Um, I mean, like I've been people already knew who I was because I've been I've done a very good job within my community of getting myself out there.
- 30:50SPEAKER_01: But the amount of people now that have walked up to me and just been like, oh man, you know, you're the old town realtor.
- 30:56SPEAKER_01: And it it's like, yeah, I am.
- 30:58SPEAKER_01: It was funny because when when this got published, I was in Seattle.
- 31:01SPEAKER_01: I flew to Denver the next week, and when I was in the Denver airport, I had somebody walk up to me and say, Oh man, you're that old town realtor.
- 31:09SPEAKER_01: And I was like, You gotta be kidding me.
- 31:10SPEAKER_01: I'm halfway across the country right now, somebody knows who I am.
- 31:14SPEAKER_01: So I mean that's been the biggest change.
- 31:16SPEAKER_01: Um, which you know, you it it it's kind of hard to keep that from going to your head.
- 31:20SPEAKER_01: You gotta remind yourself every day, like, hey, two weeks ago I was nobody.
- 31:25SPEAKER_01: You know.
- 31:26SPEAKER_01: Um, so I mean it it's been cool, but it I mean it has changed, it does change things from that aspect as far as people, you know, not necessarily just knowing who you are, but wanting to talk to you.
- 31:38SPEAKER_02: Yeah, absolutely.
- 31:39SPEAKER_02: Well, I mean, and you were doing so good, you were you know making all this progress, and then you came on my show.
- 31:44SPEAKER_02: And I mean, Bob, you're throwing it all away here.
- 31:46SPEAKER_02: Big career risk, as you'll find out soon enough.
- 31:49SPEAKER_02: No, I'm just kidding.
- 31:50SPEAKER_02: Hopefully, I'm kidding.
- 31:51SPEAKER_02: Um do you have any other videos planned?
- 31:54SPEAKER_02: What's next?
- 31:55SPEAKER_01: Um, yeah, we've got a couple things in the works.
- 31:58SPEAKER_01: Um, not necessarily music videos.
- 32:00SPEAKER_01: Um I I think this one worked really well, but I don't know.
- 32:04SPEAKER_01: I mean I felt like it was pure inspiration.
- 32:06SPEAKER_01: So I don't want to try and force inspiration by you know going out and finding other songs to recreate.
- 32:12SPEAKER_01: Um so I mean if if that inspiration comes again, then we'll absolutely do it.
- 32:16SPEAKER_01: But we've kind of got some ideas for um some spoofs, like doing some like TV spoofs or um off of different shows.
- 32:23SPEAKER_01: I don't want to get in too much detail because I don't want somebody else to beat me to it, but um doing you know, doing some like um kind of scene spoofs from TV shows and uh doing some kind of like lighthearted comedy um that that we think will work really well.
- 32:40SPEAKER_01: So we'll see when we put it out there.
- 32:41SPEAKER_01: But um, yeah, the the creative machine's always working.
- 32:44SPEAKER_01: We're always trying to think of the next thing we need to do.
- 32:46SPEAKER_01: Absolutely.
- 32:47SPEAKER_02: So do you know Shannon Milligan in Richmond, Virginia?
- 32:52SPEAKER_02: I do not.
- 32:54SPEAKER_02: Um she excuse me, she does a lot of video and she does like uh little parodies of Stranger Things, Mission Impossible, Breaking Bad, um, you know, these short little videos that are that are kind of clever.
- 33:06SPEAKER_02: And when you were describing what you're gonna be working on, it made me think of her videos.
- 33:10SPEAKER_02: Check it out.
- 33:10SPEAKER_02: Um, it's her page on Facebook is RVA Home Team, and all of her videos are up there.
- 33:16SPEAKER_02: She's been on this show before.
- 33:18SPEAKER_02: She's actually the she loves this, by the way.
- 33:21SPEAKER_02: She's our our number three most listened to episode um of all time.
- 33:25SPEAKER_02: So yeah, check her out.
- 33:26SPEAKER_02: Shannon Milligan, she does a hell of a job with video as well.
- 33:29SPEAKER_02: And um I know she's a big fan of your video.
- 33:32SPEAKER_02: We talked about talked about yours.
- 33:34SPEAKER_02: So um her videos might give you some inspiration on some stuff as well.
- 33:39SPEAKER_02: Well, that's awesome.
- 33:40SPEAKER_02: Yeah, I'm I'm already looking her up on Facebook.
- 33:43SPEAKER_02: So nice, nice.
- 33:44SPEAKER_02: Well, Bob, I know you probably have some appointments, some deals to close, and all that good stuff.
- 33:50SPEAKER_02: Um, but before we end every interview, I like to do some rapid fire questions so uh so people can get to know our guests a little bit more.
- 33:58SPEAKER_02: Um so if you're ready, let's jump into the rapid fire.
- 34:02SPEAKER_02: So you're just gonna pick either or um Facebook or Instagram?
- 34:07SPEAKER_02: Um Facebook Instagram or Snapchat?
- 34:12SPEAKER_03: Uh Snapchat book or podcast?
- 34:16SPEAKER_02: Podcast iPhone or Android?
- 34:20SPEAKER_02: Android.
- 34:21SPEAKER_02: Jesus, it always goes off the rails there with some people.
- 34:25SPEAKER_02: Alexa or Google Home.
- 34:29SPEAKER_03: Alexa.
- 34:30SPEAKER_02: Burgers or pizza?
- 34:33SPEAKER_02: Burgers New York or LA New York.
- 34:38SPEAKER_03: Mountains or beach.
- 34:40SPEAKER_03: Mountains.
- 34:42SPEAKER_02: Are we in a real estate bubble or no bubble?
- 34:45SPEAKER_03: Uh no bubble.
- 34:47SPEAKER_03: Podcast or vlog?
- 34:54SPEAKER_03: I'd say vlog.
- 34:56SPEAKER_03: YouTube or Facebook Live?
- 35:00SPEAKER_03: Uh Facebook Live.
- 35:02SPEAKER_03: Nice.
- 35:03SPEAKER_03: Um Uber or Lyft?
- 35:07SPEAKER_02: Uber.
- 35:08SPEAKER_02: Gary V or Grant Cardone.
- 35:11SPEAKER_02: Oh, Gary V.
- 35:12SPEAKER_02: That's not close.
- 35:13SPEAKER_02: It's not close.
- 35:14SPEAKER_02: See, that's the right answer.
- 35:15SPEAKER_02: Exactly.
- 35:17SPEAKER_02: And then uh what's uh what's one app recommendation that you can give the peeps?
- 35:22SPEAKER_02: Any app, it doesn't have to be real estate related or business related.
- 35:25SPEAKER_02: Just what's your favorite app right now?
- 35:27SPEAKER_01: Oh man, my favorite app.
- 35:30SPEAKER_01: Oh, that one's tough.
- 35:32SPEAKER_01: Um you can give a few.
- 35:35SPEAKER_01: Well, I'm just I'm starting to get into TikTok.
- 35:37SPEAKER_01: I love that's funny.
- 35:39SPEAKER_01: Yeah, I haven't really built a following, but that one's that one's real fun.
- 35:43SPEAKER_01: Um uh then I mean I love my Walls Fargo app that uh I like you like seeing my money.
- 35:50SPEAKER_01: Yep, yeah, that's important.
- 35:52SPEAKER_01: Um man.
- 35:55SPEAKER_01: And then I mean my business would be nothing without Messenger.
- 35:58SPEAKER_01: So I mean those those are my top three.
- 36:00SPEAKER_01: Messenger makes the world go round for me.
- 36:03SPEAKER_01: Nice, perfect.
- 36:05SPEAKER_02: And then what's uh if you can do this really quickly, um what what's the best and worst piece of advice you've ever received?
- 36:13SPEAKER_01: Uh best piece of advice is be yourself.
- 36:16SPEAKER_01: Um 100%.
- 36:18SPEAKER_01: Um worst piece of advice I've ever received was to pay for leads.
- 36:24SPEAKER_01: Oh, from uh from like from like a Zillow or a Realtor.com, tell them you know, pay for your leads because you know if those people ever stop selling you leads, you're screwed because you're gonna put your business on it.
- 36:39SPEAKER_02: 100%.
- 36:40SPEAKER_02: 100% with you on that.
- 36:42SPEAKER_02: Awesome.
- 36:43SPEAKER_02: Bob, thanks so much, man.
- 36:44SPEAKER_02: Um how can how can people find you?
- 36:46SPEAKER_02: If they haven't already followed you after seeing Old Town Realtor, how can they how can they find you and um see all your future stuff?
- 36:54SPEAKER_01: Yeah, so the the best way to find me and consume my future content is gonna be through Facebook.
- 36:59SPEAKER_01: Um and that's at BetterCall Bob Tompkins.
- 37:03SPEAKER_01: Uh and Tomkins is T-O-M-P-K-I-N-S.
- 37:06SPEAKER_01: There's no H.
- 37:08SPEAKER_01: So uh at Better Call Bob Tompkins, you'll find me there.
- 37:11SPEAKER_02: Awesome.

- 40:49SPEAKER_02: So I had a great experience this last weekend in Las Vegas.
- 40:53SPEAKER_02: I actually flew down to Vegas for a mastermind with some of the top, so it was the top 0.5%, the top, the top half a percent of exp realty agents, and it it was amazing.
- 41:10SPEAKER_02: And and me, you know, it was crazy.
- 41:11SPEAKER_02: And so I was invited because I have attracted a certain uh, you know, I've been able to to bring over a handful of agents to to the exp realty side of things, and so I was invited to this high-level mastermind.
- 41:24SPEAKER_02: It was absolutely incredible.
- 41:26SPEAKER_02: Uh the lessons I learned, the people I met.
- 41:29SPEAKER_02: Um, if you have not heard our episode, let's see, it was episode number 19, where I talked about the pros and cons of switching brokerages, how the grass is not always greener.
- 41:41SPEAKER_02: That was when I first switched brokerages for the first time in my career, and I decided to leave a flat fee discount, not for the consumer, for the agent, brokerage, where I was paying$500 per transaction.
- 41:54SPEAKER_02: I got a few things, but you know, uh, I was like, why would I why would I ever leave?
- 41:59SPEAKER_02: It's only$500 per deal, right?
- 42:01SPEAKER_02: Then I opened my mind to why this company is growing so goddamn fast.
- 42:05SPEAKER_02: EXP Realty is growing organically.
- 42:07SPEAKER_02: We're not acquiring other brokerages.
- 42:09SPEAKER_02: I don't have a problem with that.
- 42:10SPEAKER_02: I'm just saying the growth you see in EXP Realty is 100% organic.
- 42:15SPEAKER_02: We're not growing by acquiring other companies.
- 42:17SPEAKER_02: We're growing by people switching over.
- 42:20SPEAKER_02: Uh so there must be something to it, right?
- 42:22SPEAKER_02: Mm-hmm.
- 42:23SPEAKER_02: Look, it may not be for you, but I'm telling you guys, with what I saw this weekend uh and the people I've met and just how they've been able to take advantage of the opportunity, uh specifically with creating an additional, or actually two additional revenue streams on top of just selling homes, on top of commission.
- 42:41SPEAKER_02: Like, guys, that's why I joined.
- 42:44SPEAKER_02: I didn't want my livelihood and my family and my my future to be a hundred percent dependent on just selling homes, just commission.
- 42:52SPEAKER_02: The average millionaire, or sorry, yeah, yeah, the average millionaire has seven passive income streams.
- 42:59SPEAKER_02: Okay.
- 42:59SPEAKER_02: Seven streams of income, most of which are passive or residual, I should say.
- 43:04SPEAKER_02: I mean, usually it's not always passive.
- 43:06SPEAKER_02: You have to be doing something to keep it going, but residual, right?
- 43:10SPEAKER_02: And so that stuck with me.
- 43:12SPEAKER_02: Ever since I heard that that you know, 15 or 20 years ago, that stuck with me.
- 43:16SPEAKER_02: And so I've been looking for ways to have additional revenue streams.
- 43:21SPEAKER_02: And when EXP Realty came across, I had some friends that that went over there and they're like, You have no idea.
- 43:27SPEAKER_02: Like, why aren't you coming over with us right now?
- 43:29SPEAKER_02: And I'm like, I don't know, I'm happy where I'm at.
- 43:31SPEAKER_02: You know, I was closed-minded, and which I get, I was closed-minded for over a year.
- 43:35SPEAKER_02: I finally was like, you know what, it's not gonna do me any harm to at least look at what they have going on.
- 43:40SPEAKER_02: Everyone I talk to over there is excited.
- 43:42SPEAKER_02: I wanna see why.
- 43:43SPEAKER_02: I don't have to join.
- 43:45SPEAKER_02: I don't have to join.
- 43:46SPEAKER_02: I, you know, but let me just see.
- 43:47SPEAKER_02: Once I made the decision to open my mind and take an honest look, you can't unsee it.
- 43:54SPEAKER_02: You know, I I was like, okay, so this is why it's growing so fast.
- 43:57SPEAKER_02: This is why so many people are so freaking stoked.
- 44:00SPEAKER_02: And and I realized this is for me.
- 44:03SPEAKER_02: So I I say all this because after last weekend at this mastermind, I really got a glimpse of just how powerful the other revenue streams can be and how you can build them doing what you're already doing.
- 44:17SPEAKER_02: See, that's the beauty.
- 44:18SPEAKER_02: You don't have to go create extra businesses that distract you from your real estate business.
- 44:23SPEAKER_02: You're building them all within your real estate business, doing what you're already doing.
- 44:27SPEAKER_02: If this, if if this resonates with you at all, guys, you need to go to MassiveAgent Podcast.com slash exp.
- 44:35SPEAKER_02: MassiveAgent Podcast.com slash exp and click play.
- 44:40SPEAKER_02: All right.
- 44:40SPEAKER_02: And if you haven't listened to episode 19 of the podcast, go back way back to episode 19 and listen to that.
- 44:47SPEAKER_02: I'm telling you, you owe it to yourself to at least take an honest, open-minded look.
- 44:53SPEAKER_02: It's not for everybody.
- 44:54SPEAKER_02: It's not.
- 44:55SPEAKER_02: Okay?
- 44:55SPEAKER_02: I'm the first to admit that.
- 44:57SPEAKER_02: And I'm one of those people that if I based on what your priorities are and what your goals are and and you know what your strengths and weaknesses are, if if I'm like, you know, this comp this brokerage model is not for you, I'll tell you.
- 45:10SPEAKER_02: Um, you know, it's not for everybody.
- 45:12SPEAKER_02: But it was for me, and honestly, it is for most people.
- 45:15SPEAKER_02: So do yourself a favor, don't be so shut off to at least taking a look at what someone else is doing that is obviously catching fire.
- 45:24SPEAKER_02: Go to massivagentpodcast.com/slash exp or shoot me a DM on Instagram and say, hey, what's going on with EXP?

- 45:49SPEAKER_02: You have to be it has to be right, and it's not for everybody.
