- 3:26one of the primary ways that top producing loan officers succeed in attracting and capturing
- 3:31real to referrals.
- 3:32So once again, that's Mortgage Marketing Institute.com.
- 3:35I will put a link in the show notes, just go there and grab the ultimate guide to teaching
- 3:38agent classes.
- 3:40All right.
- 3:40So let's get into this week's show and my special guest.
- 3:43So I'm doing something a little bit different here today.
- 3:46I wanted to mix it up a little bit as you know, I often do that to keep it interesting
- 3:49and relevant for you guys.
- 3:50And this is dealing with a conversation of, you know, looking at two different types of
- 3:53businesses or a hybrid type of a business.
- 3:56And what I mean by that is, right, there's the traditional type of business where, you
- 3:59know, hey, going after real referral partners, that kind of stuff.
- 4:02And then there's what often people would consider, you know, an alternate way to build your business
- 4:06right.
- 4:07And right, buying leads, paying for leads and those types of things.
- 4:10And my special guest, you know, he and I have a unique connection together, actually,
- 4:14his name is Blake Bianchi.
- 4:15I'm not sure if that name is familiar for some of you, but it is for me because when I
- 4:19was at, you know, I can 2003 for about six years there, his dad, John Bianchi was my regional
- 4:26director.
- 4:27John Bianchi is a stud.
- 4:29He was at one time, one of the top producing loan originators in the country, exactly
- 4:34his volume.
- 4:35And we're talking back though in the 2000s, right, and it was, it was huge, right?
- 4:39I'm talking hundreds of millions, millions of dollars a year, hundreds of loans of units
- 4:43per year down in San Diego and was a visionary in a lot of the ways that he built his business
- 4:49and built his local brand and his team down there in San Diego.
- 4:54So it's got a great to kind of reconnect and realize that the industry is still a very
- 4:58small industry.
- 4:59But I'm having Blake on because Blake and I had a conversation about a week ago, he has
- 5:04built a business that is a hybrid business, meaning he started his business, he's only
- 5:1025, by the way, right?
- 5:12So for anybody who's listening that might be younger and up and coming in the business,
- 5:15there might be a great episode for you to kind of dig into.
- 5:17But he started out.
- 5:18He's only been in the business about three years and started out, you know, as many people
- 5:21do in that, his personal statements, right?
- 5:23And built a pretty good stable of real estate agents as referral partners there.
- 5:27But also, and this is really kind of the core of why I Blake on the podcast is he's also
- 5:33diversified his business sources and started investing in purchasing leads for quite
- 5:38a while.
- 5:39He was actually buying long-form Zillow leads and doing quite well with those.
- 5:42And obviously since Zillow is acquired a mortgage company, you notice some changes in, you
- 5:47know, what's happening over there and decided to pull his investment away from Zillow spend
- 5:53over there and invest in buying leads from places like lending tree, bank rate, nerd wallet,
- 5:59and some other places.
- 6:00And so I wanted to have Blake on just to have kind of a candid conversation around the
- 6:04two different types of businesses, you know, referral-based, local, relationship-focused
- 6:10versus online lead gen, perhaps, you know, more transactional, less loyal, if you will,
- 6:18which he admits to as well.
- 6:19And just unpacking kind of what you can expect if you're at all considered buying leads,
- 6:24perhaps.
- 6:25And what you need to have in place, the systems, the processes, what you need to be prepared
- 6:29for, because he's actively doing it, right?
- 6:32But I also thought there might be an opportunity for some of you listening that might want to
- 6:35dip your toe in the water here, just for Blake investing about a thousand bucks a month,
- 6:40right?
- 6:41One to three thousand a month.
- 6:42I mean, he's definitely getting a positive ROI on that in terms of loans closed.
- 6:47And he's also set up a pretty unique system in reversing the process, which I think
- 6:52would be interesting for you guys as well, meaning he wants to now feed real estate agents
- 6:57with pre-approved buyers, right?
- 6:59Everybody talks about, hey, that's the holy grail, that's what agents would love from
- 7:02lenders.
- 7:03Well, he's doing it, right?
- 7:05And so, and yet he's early in the process, and I want to make it very, very clear that
- 7:10we talk about the mistakes most of you listeners, loan officers make when you're deciding to,
- 7:14whether it's even, you know, spend money on the ads, whether it's buy leads from these
- 7:18different portals, don't do it without having the proper understanding of the different
- 7:25styles.
- 7:26And so that is.
- 7:27And secondly, don't do it without having your operations drilled in, meaning your systems
- 7:31and policies.
- 7:32Don't do it if you don't have a CRM to automate the immediate reach of texting and phone
- 7:38calling and, you know, various other elements that those types of buyers experience response.
- 7:44And you'll hear Blake talk about how he saw differences in the drop off rate and the
- 7:48conversion of those leads when it went beyond the few minutes.
- 7:52Pretty interesting.
- 7:53So it's a nice kind of, you know, candid conversation is this going to be right for everybody?
- 7:56No.
- 7:57But that's one of the things I want to make a point about when it comes to lead generation,
- 8:00right?
- 8:01What works?
- 8:02The $64,000 question.
- 8:03Hey, what works with lead generation, the mortgage and real estate business?
- 8:07You want the truth?
- 8:09Here's the truth.
- 8:10Everything works.
- 8:11But not everything works all the time or for everybody everywhere.
- 8:17So it's situational, right?
- 8:19About who you are, the type of business you want to build and what works in one area might
- 8:23not work in another area.
- 8:24What works for one person might not work for another person.
- 8:27Yes, principles remain the same tactics change, and that's why I wanted to be to you because
- 8:32these are some tactics that may or may not be relevant for you.
- 8:36And at the least start to think about, you know, down the road, if you want to kind of start
- 8:40to pivot and look at some more consumer direct activities, some ideas for you around that.
- 8:45So I hope you find it useful, wanted to mix that up a little bit on this, and I got
- 8:49a lot of respect for Blake in terms of what he's doing, right?
- 8:52For being a young stud man, he's only 25 years old, pretty smart.
- 8:55And after it, role models, dad was some great catching there.
- 8:58But that's it.
- 8:59Let's get into the show.
- 9:00Blake, welcome to the show.
- 9:08Thanks, Jeff.
- 9:10Thanks for having me.
- 9:11You bet, man.
- 9:12You're really thrilled to have you.
- 9:13And thanks for reaching out.
- 9:14It's funny.
- 9:15You know, when you connected with me, obviously you tell last name, Blake Bianchi.
- 9:19For those who don't know, let's just full disclosure right now, you don't have a unique
- 9:22connection.
- 9:23Your dad was my regional manager when I worked at Countrywide, man, back at the day, 2003.
- 9:29So the fact that you and me are talking is like crazy, unbelievable.
- 9:33How it's such a small world.
- 9:35So tell the listeners number one, how long you've been in the mortgage business?
- 9:40Sure.
- 9:41So I'm 25.
- 9:42I've been in the industry for this my fourth year.
- 9:45So I started getting into production about two years ago.
- 9:49My first couple of years were just working on a team and kind of assisting and learning
- 9:52the process.
- 9:53And so, and then last year, I became a broker.
- 9:56So that's when I transitioned over and yeah, everything's just working on, on building
- 10:01the business.
- 10:02All right.
- 10:03You became a broker.
- 10:04So that's interesting.
- 10:05That's on a lot of people's great art these days, right?
- 10:07The resurgence of the broker market.
- 10:10Why did you make that choice?
- 10:12Yeah.
- 10:13I think for me, you know, a lot of, a lot of people that I was working with that at work,
- 10:17and the same age bracket as me didn't, didn't always get questioned as far as pricing
- 10:23goes.
- 10:24And consumers were getting, I feel like consumers were getting a lot smarter about how
- 10:27they shot our mortgage.
- 10:29So for me, I kept the list of how many loans I was losing versus how many I was keeping
- 10:33and the list on the, on the losing loans, I got a lot bigger than the other side.
- 10:37And for me, you know, at a certain point, you, you want to try something new versus
- 10:42see what the difference is.
- 10:43So that's when I became a broker.
- 10:45And still, you know, even becoming a broker, there's still other obstacles that you don't
- 10:49get from, you don't have on the retail side.
- 10:51But overall, I wanted to try a low price model and see if that would help me build my
- 10:56business.
- 10:57Okay.
- 10:58And do you think it's made a difference for you?
- 10:59I do.
- 11:00Yeah.
- 11:01I think, you know, this time last year, I only had about maybe $2 million in closing.
- 11:06Right now, I have about $6 million and can close so far and probably another three or
- 11:11four this month.
- 11:12So yeah, for me, it's, you know, my business is skyrocketed because of that.
- 11:17And it goes back to Anthony Costa did a post a couple days ago about customer acquisition.
- 11:23And, and, you know, the whole idea is to get the client in, give them the best deal.
- 11:28And then the referral after that is three or four people.
- 11:32So for me, I'm, right now I'm getting a lot of referrals whereas before I didn't get
- 11:36a lot of referrals.
- 11:37So yeah, I think that it helped me a lot.
- 11:40Well, so that's an interesting topic of discussion because there's a number of directions
- 11:44I could go hearing what you just said, right?
- 11:46And I'm sure some listeners are probably having a similar thought pattern in their head
- 11:50about, well, well, there's multiple, multiple reasons and I know you know this.
- 11:54But there's, let's, let's talk about the elephant in the room.
- 11:56There's multiple reasons as to why you may not be getting a referral that can have to
- 12:00deal with.
- 12:01Price might be part of that.
- 12:02Obviously customer experience, process, service, post-close, all that kind of jazz.
- 12:06And I don't want to hang out here too long because that's not why we had you on the, have
- 12:09you on the show.
- 12:10But are you saying then that you trying to, I'm trying to articulate this, you just feel
- 12:14you've got a stronger value proposition because you've got, you think is a, you've got a much
- 12:17better price offering being a broker.
- 12:19Yeah.
- 12:20And I think that it's more than just pricing, right?
- 12:22It comes to client experience, you know, operations and everything in between, not just
- 12:28pricing.
- 12:29And so I think I had that client experience pretty good, the way I wanted it to be as far
- 12:33as, you know, video and automation and, and edge point and, and the pricing was where I
- 12:38was missing out.
- 12:39So when I threw that in there, finally, then everything took off.
- 12:42But I do think that, I do think that customer retention and, and all that does come from,
- 12:46you know, follow up and things like that because you hear a lot of brokers that, you know,
- 12:50the client got called by clicking loads after they close or something and they got refinanced
- 12:54and they're mad at clicking because they called their client.
- 12:57I think for a broker that comes down to retention and how you follow up with your clients
- 13:01and, and the experience you gave them during the process because, you know, 99% of my clients
- 13:05aren't going to go refinance them where else they're going to call me first and say,
- 13:08Hey, I got this mailer in the mail.
- 13:10What do I do?
- 13:11So yeah, I think that pricing does help, but it's more about the experience.
- 13:15Yeah.
- 13:16Number 10.
- 13:17And so I'll play the devil's advocate with that a little bit, right?
- 13:19Because they're going to get that mailer regardless, right?
- 13:21If they're at a bank or, or broker.
- 13:23So it all does come back to you as the individual professional to build a fence around those clients.
- 13:27Right.
- 13:28Yeah.
- 13:29Okay.
- 13:30Cool.
- 13:31Well, let's pivot to why we really brought you here.
- 13:32Number one, because you're probably trying to remember it.
- 13:34You might be in the, and this is all props to you, man.
- 13:38So I hope you take it the right way.
- 13:39The youngest guest I've had ever on the show, all right?
- 13:41Because you know, the average age of an LL is like 50 something, right?
- 13:44Yeah.
- 13:45So you are.
- 13:46You are this, this group of people that I love that you're coming.
- 13:49You know, there's, there's, you know, the younger folks, so to speak, that makes me sound
- 13:52so old.
- 13:53So I apologize.
- 13:54But you know, I'm saying we got a whole new influx of people coming in who never went
- 13:57through the meltdown, right?
- 13:58That mean your dad went through and all that kind of stuff.
- 14:01And you guys are bringing in like a fresh set of eyes and attitude to the business, which
- 14:05is cool.
- 14:06And so why I wanted to have you here is because we're going to get to this in a moment,
- 14:08but we're talking about consumer direct and online lead gen and a conversation around
- 14:13that.
- 14:14Now, before we get there, though, I think the other thing that I wanted to bring up and
- 14:18talk about, which I think you are wise enough, you've probably had some good coaching.
- 14:22Why is enough to recognize is that you first started out building a referral based business
- 14:27from real estate agents primarily, right?
- 14:29Right.
- 14:30Now, was that intentional?
- 14:32Was that like, you know, hey, you're speaking to, to, to, you know, you get some guidance
- 14:35from, from your dad in that case or why, why was that your route?
- 14:38Yeah.
- 14:39I think, you know, the traditional officer has always been taught the model of, you know,
- 14:44calling your top 40.
- 14:45I, I took the core training as well, and it's all about prospecting, right?
- 14:48Time blocking prospecting, you know, how many agents can you call on a day for your A, B, C's?
- 14:54So that, that's the way I was, you know, that's where my dad did it.
- 14:57And so I didn't reinvent the wheel.
- 14:59It was more like, let's get, you know, you get to the basics no matter what in this business.
- 15:03Yeah.
- 15:04So you're, you're time blocking your calling.
- 15:05But yeah, that was the way I, I started out my business and, um, and it was good.
- 15:10And, you know, it takes a long time to build trust in a highly competitive market too.
- 15:14So, you know, I think it took me a year to break into my first couple of realtors and,
- 15:18and some are, I'm on my 30th year now and just breaking in.
- 15:21So it takes a long time to get that business going.
- 15:25And, and so for me, I needed to figure out a way to grow a quicker because that was always
- 15:31the goal to grow quick.
- 15:32And so that's when I started, you know, doing a little bit more consumer direct and kind
- 15:37of researching how to implement that side of the business and also use it to help grow
- 15:42my referral business.
- 15:43So.
- 15:44Yeah.
- 15:45And to be clear.
- 15:46So you said competitive market.
- 15:47Are you in San Diego?
- 15:48Yeah.
- 15:49Yeah.
- 15:50We're in San Diego.
- 15:51Right.
- 15:52Okay.
- 15:53Yeah.
- 15:54So obviously very competitive market there.
- 15:55Much like it was for me.
- 15:56In Orange County.
- 15:57Okay.
- 15:58So, and you've done pretty good with the, the realtor referral business thus far.
- 15:59How have you found that to be?
- 16:00By the way, I'm curious.
- 16:01The journey to the road.
- 16:02How would you describe that?
- 16:03Yeah.
- 16:04We all love realtors.
- 16:05Is that okay?
- 16:06I'm more selective on who I work with now, only because, you know, in the beginning,
- 16:12you're trying to get everyone.
- 16:13It's a big huge net.
- 16:14You're trying to fill it up.
- 16:15And you get burned out.
- 16:16And so, you know, it's almost easier to burn your business when you pick the right people
- 16:21to work with too.
- 16:22But, but yeah.
- 16:23I mean, I love realtor business.
- 16:24You know, you just got to find the right people.
- 16:26And also, you know, participating with them and marketing and doing things like that.
- 16:31You want it to be with someone who has the same vision as you.
- 16:33Otherwise, things just don't line up.
- 16:35All right.
- 16:36So you mentioned something last time we talked.
- 16:38You ran up against some resistance against agents.
- 16:40One of the things that I wrote down that you mentioned is, was there a perception issue because
- 16:44of your young age from these, because again, most realtors are 50 plus.
- 16:47So you had to come up against that, right?
- 16:49Yeah.
- 16:50And, you know, in initial meetings and things like that, they may not say that exactly.
- 16:54But you feel it.
- 16:55And it makes sense, right?
- 16:57Because you got loan officers that are 50, 50 years old that have been data for 20 years.
- 17:01And then you got, you know, a new guy coming in has been doing it for a couple of years telling you,
- 17:05you can do everything the same, the same.
- 17:08And we won't know.
- 17:09An expertise takes a while to develop.
- 17:11And I think I developed it pretty fast.
- 17:13But, yeah, I mean, there's always that age issue.
- 17:16So I try to figure out ways to add value to come, you know, I'm back at realtors with more value.
- 17:22Where they're willing to take a shot, a shot with me.
- 17:24And when they did, then we could perform.
- 17:26All right, man.
- 17:27Let's, let's, let's go through a little routine here.
- 17:29I'm sure you got it pretty wired.
- 17:30How did you get realtors to kind of give you a shot?
- 17:33How, you know, how did you kind of position value,
- 17:36aside from great rates, great service?
- 17:38Yeah, so, you know, I think as the market continues to change,
- 17:41marketing is becoming a huge piece.
- 17:43And a lot of realtors don't have that, have that down yet.
- 17:46So my, I guess my value add was, hey, I can show you, you know,
- 17:50how to get the website.
- 17:51I'd be like, I'll show you how to design these, you know, your postcards,
- 17:53the food to go to and how to print them and kind of just do the whole marketing angle for them.
- 17:58At the, at the same time, this was about two years ago.
- 18:02I also started with Zillow.
- 18:04And so I had a lot of Zillow leads coming in.
- 18:06And whenever, whenever I got someone that didn't have an agent,
- 18:09I basically told the other agents, hey, you know, if you want to be,
- 18:12do I work with me and give you an opportunity?
- 18:14And then I'll give you clients to return.
- 18:16So we were, we were trying to funnel our Zillow leads back to,
- 18:19to the agents that would give us opportunity.
- 18:21Mm-hmm.
- 18:22And that, that was a huge value add because a lot of the realtors
- 18:24are used to the, the loan officer calling them
- 18:26and just asking them for the business, but not,
- 18:28they're not giving them anything in return.
- 18:30So, I want to make sure I understand that.
- 18:32Were you already deciding then to,
- 18:34what were you doing buying long form leads on Zillow?
- 18:36Yeah, at that time it was long form leads on Zillow.
- 18:39And we were doing Op City too.
- 18:41Op City was a lead gen company.
- 18:43That one didn't work out as well.
- 18:44Good conversion for us, but not for handing it off to realtors.
- 18:47Zillow, 75% of those people that came through Zillow didn't have a realtor.
- 18:51So that was a good opportunity for us.
- 18:53And again, I don't like, you don't have to get specific.
- 18:56But roughly, what was your spend on those Zillow long form leads?
- 18:59We spent $1,000 a month on Zillow.
- 19:01And for that you would get roughly.
- 19:03You get, they give you a range, maybe 20 to 30 leads.
- 19:07It all depends on loan amount and the area they're buying in,
- 19:11so that changes the price.
- 19:13And how many of those roughly were able to convert?
- 19:16So, you're getting 20 leads, a thousand bucks.
- 19:18Is what I heard right?
- 19:19Yeah.
- 19:20How many of that range?
- 19:21How many, how many, you know, you know where I'm going, man.
- 19:23How many, you've got your numbers, apples.
- 19:25Yeah.
- 19:27Yeah, I think, I think contact rate with online leadgen,
- 19:30especially Zillow is about speed.
- 19:32We almost got, we got about 50% of them on the phone
- 19:35if we called them within 30, 60 seconds within the first minute
- 19:38they came through.
- 19:39If we waited five minutes or more, it was about a 15, 20% conversion rate
- 19:42as far as calling them and getting them on the phone.
- 19:44Wow.
- 19:45So, yeah, it goes way down when you wait.
- 19:48And they do it in a day or so.
- 19:50They're already being hammered by so many lenders
- 19:52that they're not going to answer your phone anymore.
- 19:54So, what's your goal in the first call?
- 19:56Are you going for an app?
- 19:57You know, a lot of calls to other people try to take the phone app,
- 20:00you know, over the phone when the lead comes in.
- 20:02I think it's a little much.
- 20:04I like to feel what the consumer is looking for, right?
- 20:07If they're just saying, hey, you know, I forgot what I'm pretty proof for.
- 20:09Perfect.
- 20:10I'm just trying to, you know, give them a good idea,
- 20:12give them the links in my website to the digital application
- 20:15and kind of guide them more as an advisor than trying to get their app.
- 20:19Because a lot of these are, these are purchased leads.
- 20:21They're refinered leads and I take the app right there
- 20:23and try to get them going.
- 20:24But with purchase leads, you don't want to be too pushy
- 20:26because it's almost a turn off.
- 20:28So, I try to provide value and then put them on, you know, a drip campaign
- 20:32and they follow up with them and hopefully convert them.
- 20:34Okay.
- 20:35And have you shifted your focus on Zillow
- 20:37since they've become a mortgage company?
- 20:39I have 100% shifted.
- 20:40Yes.
- 20:41Yeah.
- 20:42You know, and it could just be me.
- 20:44But I saw the quality of the contact they were sending over
- 20:48and getting diminished a little bit when that's started coming about.
- 20:51And since then, we've seen articles, right?
- 20:53A lot of the co-marketing leads are going to the realtors
- 20:56and they're already proofed by Zillow mortgage.
- 20:58Which, you know, makes me hesitant to even want to do co-marketing on Zillow.
- 21:01Just because I, you know, I don't know.
- 21:03It's just one of the things where you do want to feed the machine
- 21:06that's going to run against you.
- 21:08And I just don't see it.
- 21:10Do you still have any investment in Zillow
- 21:12whether it's co-marketing or otherwise?
- 21:14No, not right now.
- 21:15Okay.
- 21:16All right.
- 21:17I'm just going to, my notes here from the last conversation.
- 21:19So you're totally off of Zillow.
- 21:20But that kept you afloat for quite a while.
- 21:22But now you've shifted your online lead gen investment
- 21:27to a couple other sources, right?
- 21:29Yeah.
- 21:30Yeah.
- 21:31We've shifted it over.
- 21:32So we're going to be doing lending tree.
- 21:33We're working on integrations with bank rate,
- 21:36third wallet, hopefully coming up soon.
- 21:38And then some online, other ones for VA.
- 21:41And stuff like that because we all the basins are going to send you a go.
- 21:44But yeah, we're not going to give up consumer directs.
- 21:46And what it comes down to is, you know, you meet with a lot of these agents
- 21:50in the area of top agents.
- 21:51And you come to find out that what they're doing is consumer directs themselves, right?
- 21:55They're going to Zillow.
- 21:56They're going to redpin.
- 21:57They're going to all these different places to buy lead.
- 21:59And so, and they want you to come in and go brand them.
- 22:01Their business isn't as organic as they used to be.
- 22:04So, then I have to think of my head.
- 22:06Is it worth it to buy leads for them with them, right?
- 22:10No market.
- 22:11We're just buying myself and basically run my own consumer directs.
- 22:14So, you know, I want to keep the cost of a client acquisition
- 22:18to about a thousand bucks or less, hopefully.
- 22:21And then when you start looking at the real estate business,
- 22:23it's two or three thousand or more.
- 22:24It almost doesn't make sense for the partners of agents
- 22:27because the cost is more than if I did it myself.
- 22:31So, yeah, I mean, we're going to keep ramping up our consumer direct model.
- 22:35It's different for everyone.
- 22:36I think it works well for us because we're running a low margin.
- 22:39And so, we're making a lot less per loan than normal, you know,
- 22:42traditional loan officers and some of our competitors.
- 22:44So, for us, it's about volume.
- 22:46Not about, you know, making the most on each deal.
- 22:48So, we have to do a lot more volume.
- 22:50But that helps with consumer directs because our conversions a lot higher.
- 22:54Well, let's talk about this.
- 22:55You mentioned volume.
- 22:56And so, I don't want to overlook the importance of having the right systems
- 23:00and infrastructure in place when you're talking about
- 23:02consumer direct online lead.
- 23:04And what, for those listening that are considering this,
- 23:09considering ad spend, right,
- 23:11whether it's a Facebook ad or whether it's buying from a portal,
- 23:13like you mentioned.
- 23:14Yeah.
- 23:15What are the requirements that people should have in place to even consider that?
- 23:19Yeah, it's funny because I hear a lot of other brokers saying the same thing.
- 23:22I'm going to go buy leads.
- 23:23I'm going to do this.
- 23:24The main thing that gets set up first is the system to handle it, right?
- 23:29Because otherwise, when I first started doing the low lead,
- 23:32I didn't have the system.
- 23:33And I lost a lot of money that I probably could have made.
- 23:35And I would have been had a system to funnel it better.
- 23:38So, the first thing I would say is before you even start buying leads,
- 23:41is you have a CRM with automation.
- 23:43As soon as a contact comes in,
- 23:45and you just send an automated text to them,
- 23:47automated email, maybe even a voicemail.
- 23:50And you got to keep track of that conversion.
- 23:52Because when you start buying leads from all these different sources,
- 23:54you got to figure out which ones has that as conversion,
- 23:57thinking that more money into it, right?
- 23:59So, it's letting trees outperforming.
- 24:00Nerdwall is bank rate.
- 24:01Well, I'm going to put more money into that.
- 24:03But yeah, automation is key.
- 24:05And then as you ramp it up,
- 24:06you got to have a CRM that you can distribute leads to your team.
- 24:10Because there's no way for me to sit there and handle 500,000 leads
- 24:14a month, not possible.
- 24:15So, I need to be able to hand it off to a team that I know
- 24:19that can trust that we'll call right then.
- 24:20But yeah, the main thing is the system to CRM is the most important thing.
- 24:26And so, you're focused on purchase leads then for buying these leads, right?
- 24:29Yeah, I'm focused on purchase leads.
- 24:31You know, the reason why I did a lot of refinance leads
- 24:34lots of months and it was great.
- 24:36I think we lost 15 loans in the last two weeks.
- 24:39But it doesn't add value to the roaders.
- 24:41And as rates go up, there's going to be less refinances.
- 24:44It's going to be a purchase heavy market.
- 24:46And so, we got to start building that pipeline up and purchase leads.
- 24:49And with that too, we want to be able to give back to the roaders.
- 24:52You know, that we're prospecting the big accounts, hey, you know,
- 24:55we can work for you two or three buyers a month that are pre-approved
- 24:58and adding that value because the, you know, the agent,
- 25:01the value to the agent is going to be more than if we partner with them
- 25:04and become marketer anyway that if we can give them two or three buyers a month.
- 25:07So, yeah, my goal is to ramp up those purchase leads,
- 25:10get them pre-approved and then hand them off to our roaders.
- 25:13How do you decide to, the distribution strategy
- 25:17with your realtors and those leads, if that makes sense to the question?
- 25:21Yeah. Yeah. Our distribution strategy is, first, we want to make sure
- 25:24they're pre-approved. We're not handing out leads to our agents.
- 25:27They, a lot of these teams already have the leads that they're buying
- 25:30and they got to have their call through, you know, their team following them.
- 25:33We really want to hand them something that's ready to go.
- 25:35We created a website. It's an agent referral platform.
- 25:39And so, what happens is we put three agents per county on there.
- 25:43Right now, we have three in San Diego, three in Orange County,
- 25:46and three in Riverside.
- 25:47And basically, what we do is we're talking to a client,
- 25:50we're figuring out, you know, more about them,
- 25:52who they're going to use for their realtor.
- 25:54And if they're not using anyone yet, we send them a link to that URL.
- 25:58And we say, hey, you know, read the top, our top three agents
- 26:01that we work with on here.
- 26:02One of them is one of the biggest agents in San Diego.
- 26:05You know, they're going to have a lot more tools to help you,
- 26:09you know, off-market properties, things like that.
- 26:11Just, just higher touch points.
- 26:13And a lot of times, the client is going to look for
- 26:16their access with their finances.
- 26:18So, they're looking, they're opening the referrals from us.
- 26:20Because they now came to us first.
- 26:22They trust us. We're handling their finances.
- 26:24Who do we recommend that's big for them?
- 26:26So, then we can push them to that URL.
- 26:28And they can pick between the realtor's on there.
- 26:30And they don't have to open anyone on there.
- 26:32But they can.
- 26:33And they can click the work with them.
- 26:34And it should send automated text right to the agents.
- 26:36They hate you.
- 26:37You got a new lead from the Bianchi team.
- 26:39You know, claim it now. Call them.
- 26:41Wow. That's interesting.
- 26:42Are you able to share one of those URLs, the website?
- 26:44Oh, almost.
- 26:45Yeah.
- 26:46We work.
- 26:47It's a.
- 26:48It's a work in progress.
- 26:50It's a work in progress.
- 26:51Yeah.
- 26:52Yeah.
- 26:53So.
- 26:54I love the new one's built.
- 26:55Yeah. The new one's built.
- 26:56But we still got to put some of the new pictures on there.
- 26:58It's all by that.
- 26:59And so.
- 27:00I'm going to send you there now.
- 27:01It's a bunch of random pictures and random people.
- 27:02No, that's okay.
- 27:03Maybe we can get a look back on this one.
- 27:05It's one that's already for prime time.
- 27:07Yeah.
- 27:08But again, how did you choose those three agents to go on those.
- 27:10One of the websites.
- 27:11Yeah.
- 27:12I mean, they come down to who do we want to partner with.
- 27:15And who's in them?
- 27:16You know, one thing has to be.
- 27:17They have to be good with idea.
- 27:18That's the most important thing, right?
- 27:19This is Alpha client.
- 27:20The main goal is to help the client get them into a house and.
- 27:23And provide them with that.
- 27:24That's that support.
- 27:25And so.
- 27:26That's the main criteria.
- 27:28The ones that are on there are.
- 27:30People that we're working with.
- 27:31If it's, you know, one of them's Dan beer.
- 27:34And then you go.
- 27:35And then.
- 27:36And you know, you close your inner transactions last year.
- 27:39Or they could bring a 14.
- 27:41But he's got a team of, you know, 20 people.
- 27:44So we know that the client is going to get the service they deserve by going there.
- 27:48And so that's good for us.
- 27:50Good for the client.
- 27:51And also, you know, it helps with our relationship with Dan beer too.
- 27:54Or whatever.
- 27:55Where we have on there.
- 27:56Because we're now giving them a lot of value.
- 27:58Yeah.
- 27:59So I'm glad I asked you that very intentionally.
- 28:01Obviously to explain how you select the three agents that go on there.
- 28:05It sounds like you've already had some previous engagement with them.
- 28:08You've got a relationship.
- 28:10They, they likely have already sent you business, right?
- 28:13Yeah, they, they've likely sent us business or you've worked with them before or.
- 28:17I mean, we, we do have people on there that we've never worked with before.
- 28:20That wanted to be on the program.
- 28:21And that's great because it's an opportunity for us to give them a client.
- 28:24Perform on closing that client and show what we can offer.
- 28:27And then try to earn the rest of the business.
- 28:29All right, so that's interesting.
- 28:30It's people that you've not worked with before.
- 28:32How does that come to play are some of those agents that are on your target list.
- 28:36We're reaching out to them saying, Hey, we've got this, you know, system set up and we're generating leads.
- 28:40And we've identified you as a top realtor blah, blah, blah, blah.
- 28:43Tell me how that look kind of unfolds.
- 28:45Yeah, I mean, I mean, if I was a realtor and I'm sitting there and I'm trying to think of the realtor mindset, you know, you got 25 lenders hitting you up all day.
- 28:53You know, let's get coffee.
- 28:54Let's get this.
- 28:55Let's get that.
- 28:56Well, my email to them is going to be, Hey, I know you get hit up by a lot of lenders.
- 28:59I got something that they can offer you and I'm hired to give you.
- 29:02Do you want to be on this platform?
- 29:04You know, there's no requirement for it.
- 29:06We just put you on it.
- 29:07You can start receiving stuff from us.
- 29:09Once we show you value, we sit down with us and have a coffee.
- 29:12And every time I say yes, right?
- 29:14Because it's a free buyer.
- 29:15Why wouldn't they do it?
- 29:16And they're going to and we're going to end up performing and they're going to end up sitting down with us having meetings.
- 29:20And so it's kind of our way of showing value of bread.
- 29:23Yeah, so by when you say showing value, that means giving them a buyer that's ready to go.
- 29:28Yeah, give them a buyer that's ready to go.
- 29:30You know, and it's free money to them that they don't have to pay anything to market back why or anything.
- 29:35No, yeah, I just want to clarify.
- 29:36But the agents that you're choosing to go after with that proposal, they're obviously successful agents high performing agents.
- 29:44Right?
- 29:45Yeah, I mean, we have, we have on that spectrum, we have everything, right?
- 29:49We have people that are doing 10 deals a year up to people like the end that are doing 314 a year.
- 29:54So it just it depends.
- 29:55But yeah, I mean, I think that people are going to get a better experience from a top producing agent because they have a team set up and they can handle the client better.
- 30:04The systems are better.
- 30:05Yeah, but you said it's three agents per city, right?
- 30:09Yeah, three agents per city.
- 30:10So do you also have any discussion with them around or is there is there any discussion around quid pro quo?
- 30:16I mean, hey, I'm going to float you with some leads.
- 30:19And if you're not giving a love back from them, do you then have a little chat or is that kind of set up up front or what?
- 30:25No, we don't do that.
- 30:26It's just, you know, why are you laughing at me, man?
- 30:29How are we recording?
- 30:32No.
- 30:33I'm telling you, it's all straight up here, truth, truth in mortgage marketing.
- 30:38That's what I'm saying.
- 30:40So, you know, if they're closing the client and their conversion size, that's the most important thing to us because that's how we're going to get the loan and we're going to get them into escrow, right?
- 30:48I mean, obviously, it makes sense.
- 30:49We want business to return.
- 30:51I mean, if we're working with you, we're doing a good job and you're getting our buyers.
- 30:54It would only make sense to partner with us and to give us your business to return because we're going to do the same thing for your clients.
- 31:00Yeah, one would hope, you know, it's the right agent who gets that.
- 31:03Oh my gosh, the Bianchi team has flowed us like six loans in the last, you know, 45 days.
- 31:09You know, hey guys, we're going to send the Bianchi team some business, right?
- 31:12I mean, that's exactly.
- 31:14Yeah, it's like, I can't remember the term for it, but you know, when you do something for someone else, they'd like to do something in return for you.
- 31:21Risk of vacation.
- 31:23Yep.
- 31:24Comes out a great book called Influence by Dr. Robert Sheldini.
- 31:27Yeah, so listeners, hey, we'll put that in the show notes too.
- 31:29Why not add you a link there?
- 31:31Okay, very, very cool.
- 31:32The website idea is very interesting, very interesting, because now I'm also thinking about it from the standpoint of, you know, how realtors would play that three card approach.
- 31:39Well, you're kind of feeding it back to them now, right?
- 31:41You're playing the three agent approach.
- 31:43Right.
- 31:44And, you know, a lot of, you know, you talk to a lot of rollers and like, oh, yeah, you know, I prefer my buyer to beat my top two lenders and my top three lenders.
- 31:50They can choose who they want.
- 31:51Well, you know, we're going to refer them to our top three rollers and they can choose who they want to.
- 31:56And, you know, it's the same thing, you know, London, London people do the same thing.
- 32:00And so it's quick in.
- 32:01And in a lot of these companies, they have, you know, Bella home or quick and quick in.
- 32:06But they're giving, you know, they're, they're pre-proof buyers out the rollers too.
- 32:10They're asking for a referral fee and return.
- 32:12We're not asking for any return.
- 32:14And so we, we just wanted to be easy for the client where they can come get pre-proof, get connected to the top roller or, you know, road every work with easily.
- 32:22And just get into the home with, you know, with ease.
- 32:25So that's really the goal.
- 32:27Very interesting, very interesting.
- 32:29Is this the new wave of modern mortgage market?
- 32:32Yeah. I mean, I guess so.
- 32:33I think that consumer behaviors are changing, you know.
- 32:36A lot of them are going online.
- 32:37A lot of them are, are starting their through, you know, Zillow or Redfin or wherever they're going.
- 32:43And we need to change our, our structure of our business to handle that, right?
- 32:47Things can't be done the same way they've always been done when things are changing.
- 32:51So I try to, I try to develop that, that online stream.
- 32:55Like, also keep the, keep the basics because those are always going to be there.
- 32:58And so when you can leverage one for the other and kind of, you know, implement both, then you just have a winning strategy.
- 33:04Yeah, so that's very smart.
- 33:05Obviously you said, keep the basis because they're always going to be there.
- 33:08And I, you know, so I still, it's funny.
- 33:10This whole lead conversation.
- 33:11And, and we did touch on this earlier.
- 33:13But I also want to make it clear for the listeners is that what, what, what you've done first, Blake is first you built the foundation of the basics.
- 33:19I'm wondering, let me just put it this way candidly.
- 33:21Would you suggest somebody go about it the opposite way and just try to go straight up by and leads, you know, which is now part of your business?
- 33:28Yeah, I would.
- 33:29You know, if I were, if I were to do this three years ago, I probably would have taken all my money into my leads.
- 33:35If I had the system there in the race and everything that the consumer wants, right?
- 33:39The consumer, the consumer that's going online and looking for guidance, but they're also looking sometimes for the lowest rate.
- 33:44That's their only goal.
- 33:45And so when you have all these things in place to give that person what they want, I would have just went straight for that.
- 33:50And, you know, it's funny because the owner of loan factory who's in San Jose is all consumer direct.
- 33:57But that's how he started.
- 33:58He built a good system, a good website that does the rate quotes, that's everything automatically.
- 34:02And then he, he does all radio and newspaper.
- 34:05He doesn't buy leads online and it works for his market.
- 34:07It's a niche market and it works for him.
- 34:09And, you know, he, I think he's got 200 loans in the pipeline right now with no realtors.
- 34:14So I think it's totally possible to build a huge business and be a top performer without, without working with realtors.
- 34:20But just, you got to, you got to choose which route you want to go consumer direct or realtor or draw and do what I'm doing, which is a hybrid model.
- 34:26You can do both.
- 34:27It's just a little bit more complicated.
- 34:28So.
- 34:29Yeah. And also the reality of my listeners, right?
- 34:32You're referencing your broker there that's obviously it takes some pretty significant budget to do that as well.
- 34:37For 200 loans, I think he's probably got a pretty sizable call center staff or something, right?
- 34:41Yeah. Yeah.
- 34:42He's got, I wanted to say he's got 10 people under him, somebody like that in San Jose and Orange County.
- 34:47But he's, surprisingly, his ad spend is a lot less than buying leads.
- 34:51He does the Vietnamese radio station and Vietnamese newspaper.
- 34:54And he's been doing it for a couple of years now.
- 34:56And he's just adding last year, he did like 150 million like that.
- 35:01And this year he's already done more than that.
- 35:04So I think consumer direct works.
- 35:06You just got to find your niche, what you're trying to do.
- 35:09And then, you know, do it smart.
- 35:12Have you tried to run Facebook ads?
- 35:14I've tried to do some Facebook ads.
- 35:16And I find the quality of the lead to be a lot lower than like lending tree or, you know, Zillow, somebody that,
- 35:24because a lot of the funnels are just Facebook questions.
- 35:26You were just clicking.
- 35:28You have to get a lot more leads to equal, you know, an application or a closing versus buying from online.
- 35:33So they work.
- 35:34I've also tried radio too.
- 35:35And radio didn't bring, I got zero results from radio.
- 35:38I got no calls, no websites, like nothing.
- 35:40So I don't know if it was the ad I was running or if it's my market and my niche was just too big.
- 35:45Like, you know, I was just doing the country station here in San Diego, broadcasting to everyone.
- 35:49There was no real point to it.
- 35:50So we had the low rate.
- 35:51And they didn't work.
- 35:53So they worked for him in San Jose and Orange County and Texas and they're doing, you know, under loans a month.
- 35:58And, but I didn't work for me.
- 36:00So I'm back to lead buying and I think that that works best.
- 36:04Yeah, well, it's interesting.
- 36:05If it really comes down to something I was writing about this morning is, you know, the big question of,
- 36:09well, what works in marketing, right?
- 36:11And the real answer is everything works, but not everything works equally well all the time or for every one.
- 36:20Yeah, no, totally true.
- 36:22Very interesting.
- 36:23All right. So let's see here.
- 36:25You got the website.
- 36:26You got the realtors.
- 36:27How would you, let's say this?
- 36:28Okay.
- 36:29So my listeners are primarily relationship focused.
- 36:32Use the air quotes traditional, if you will, right?
- 36:35Much like you built your business at the start, real to referral and that kind of stuff.
- 36:38What advice would you have for somebody?
- 36:40Because I think a lot, there's this conversation every one of us are gets.
- 36:42They understand they want to go consumer direct and diversify and not be rely on agents 100%.
- 36:47And flip the value prop, which is what you've done.
- 36:49So looking back to you on how you get started and now you've got, you know, listeners that are in the same boat,
- 36:55a couple of quick tips for them to, if they're considering looking at investing in ads,
- 36:59leads, Ben, where, how would you direct them to get started?
- 37:01Yeah, so first I would say get the system in place, handle it, right?
- 37:05Get your CRM in place, contact the company you want to buy leads from, figure out what they're integrated with.
- 37:09There's a lot of, a lot of them are integrated with certain CRM.
- 37:12So you got to have whatever one they all connect you.
- 37:14Big, big, big purple dot is a, is a CRM that provides lending to your bank rate, all those things below.
- 37:20But I would say get that set up first.
- 37:22If you're, if you're a big, real or business person, then you, you know, that also requires being out in the field a lot.
- 37:28They're not going to be available to call these leads.
- 37:30So you have to have the ones that you hire to be a, you know, answer the phones and be in the office to do this.
- 37:36It's too hard to try to do both, right?
- 37:38So even though I have real to business, I'm in my office sitting on my desk 90% of the time.
- 37:42I don't get up.
- 37:43And so I'm able to take the leads and stuff.
- 37:45But they got to have the system and they got to have someone to take the leads and really have what the client's looking for.
- 37:50You got to have, you know, the, the infrastructure, you got to have the, you know, the process is going to be good for them.
- 37:56It's got to be something that they want to do, easy for them, digital mortgage, you know.
- 38:01And then you also have the price for them.
- 38:03No, that's a great point. You just rose there.
- 38:05It's good. The process, something they want, they want to do with digital mortgage.
- 38:08Assume most of these people because they're inquiring online at bank rate and all that.
- 38:12They probably already have that expectation of a good user experience with a digital loan app.
- 38:18Yeah, they think they do.
- 38:20And you know, they do. They want to get approved. They want to move forward. They're not sure where to go.
- 38:25But it's our job to show them, hey, here's our experience versus, you know, the five other people are going to call you, you know.
- 38:32And it really, it comes down to ease, you know, cooking alone is the number one lender in the country.
- 38:38And it's not because they have the best pricing.
- 38:40It's because they have a, you know, click button, get mortgage and clients want the, the ease, you know.
- 38:46So if you can give them that, that comfort of, you know, hey, it's a digital mortgage process.
- 38:50We're going to, you know, less documentation. We'll try to verify your income and assets for you.
- 38:54We'll do everything quickly for you.
- 38:56And also here's the rate we're going to give you.
- 38:58They want to, want to move forward and apply with you, you know, if they want to hear that it's going to be easy or, you know, streamlined for them.
- 39:04Not the old school way of, you know, bring me all your documentation of person. We'll scan it all in.
- 39:08Let me write down your whole triangle paper for you.
- 39:11They want the new buyers want to ease, which goes back to a point you mentioned earlier.
- 39:16A very critical part of your sales process is that initial phone consultation.
- 39:19Will you position yourself as a trusted advisor, right? Yeah.
- 39:23You're not a phone call guy. You're not a rape jockey.
- 39:26You're a trusted advisor that wants to understand their needs, wants dreams, all that stuff.
- 39:30Yeah. Yeah. You want to understand, you know, because I feel like a lot of the call center reps that you see at different lenders.
- 39:36They don't, they don't go into depth about what you're trying to do, right?
- 39:39How long are you living the house? You know, what's your goal? Did you know if you do it this way?
- 39:43You can save some money, you know, so you're always trying to figure out ways to advise them and help them.
- 39:48And another thing is, you know, when we, when we do quote rate, we're not like, Hey, what are you getting from other lenders?
- 39:53Tell us, you know, we'll beat it all. You know, it's, Hey, here's our rate. Here's the best we can do.
- 39:58If that's something that you think is valuable, you know, if we're providing you as valuable enough, you want to work with us.
- 40:04We'd love to get that locked in for you to help you out.
- 40:06But we don't want to register ourselves. We're talking bad about other lenders or trying to do that sales pitch.
- 40:11Because I think that's like, you know, it's like a used our salesperson.
- 40:14We don't want to be that we want to be helpful and help them save as much money as we can.
- 40:18How long is your initial conversation off of that lead when it comes in?
- 40:22You know, you want it to be, you want to, you only have a couple of seconds to throw them a trust usually in the beginning.
- 40:27Do you want to, you know, connect with them locally, you know, tell them, you know, I had one yesterday.
- 40:32She lives right down the street for me. So I tried to connect with her on that stuff, the weather, whatever, you know, what we're trying to do for you.
- 40:38My initial conversations are only about five, five minutes long.
- 40:42I don't sit on that for an hour with them because, you know, they, you know, I don't think it's a zero.
- 40:47I wouldn't want to be on the phone for an hour with someone that I applied, you know, online for.
- 40:51I want to see quick and easy and text me or email me all the info you just told me, which is what we try to do.
- 40:56So it's really just, you know, the initial five minute conversation was hit it off and then let me send you a email with recap.
- 41:01Do you, with, with these leads, would you consider that a relationship or transactional style of business relationship?
- 41:11You know, the goal is to help them as much as we can provide a lot of value.
- 41:16And our goal is to, you know, one thing, there's a, there's a more external right, you get them in the lead, you incubate them, you convert them, you do the transaction for them.
- 41:24And then that's where it stops for a lot of people. And then they don't know where the client is at.
- 41:27They go refinance with someone else, you know, it's transactional.
- 41:30Let's get more in, let's get more in, but you can make, you can increase your business 30% or more.
- 41:35If you just keep track of those people, I manage or mortgage for them.
- 41:38Right now I'm refinancing 75% of my pipeline from last year.
- 41:42So, you know, that's business I wouldn't have if I didn't fall up with them or didn't make it a good experience.
- 41:47So, hey, going back to what you're saying, I think it's super important to manage those clients.
- 41:51Yeah, so what tools do you do, do you use to manage that stay top of mind, all that?
- 41:55Yeah, so we have a couple of things we use.
- 41:57E-property watch is one of them. E-property watch will send them a report once a month, but the current value of the property, things have sold in their area, the current low balance.
- 42:05Just gives them a lot of tools.
- 42:07The second thing is our CRM will do automation to them.
- 42:12The first month after closing, asking for reviews, seeing how things are going.
- 42:16Three months, you know, maintenance checklist. Here's what we think you should do to your home.
- 42:20Keep it up to date. Six months, watch for a referral from them.
- 42:23Hey, we have, you know, hope everything's going good. Do you have anyone we can help?
- 42:26And then we always do a yearly checkup too. Just to say, hey, I'm going to check them. Let's see how you're doing.
- 42:31So, I think those things, you know, the whole goal is to stay in front of them, right?
- 42:35After closing. How do we stay in front of them? It doesn't, it can be something just like a, you know, hey, how are you?
- 42:40We want to keep it going as far as long as we can.
- 42:43Because they're going to refinance when rates drop or they're going to have a friend or family member wants to buy.
- 42:48You can have all the automation set up to do for you. You know, you don't have to be thinking about, oh, today I got to email these 35s.
- 42:53Have it all automated. You don't have to do anything.
- 42:55Do you do any kind of like, you know, annual mortgage reviews or do you plan to, you know what I mean?
- 43:00To get that kind of personal call every six months or whatever?
- 43:03Yeah, we do, we do a personal call on the, on the yearly check up.
- 43:06But that's like our mortgage or annual mortgage review.
- 43:08Just a touch base, see where they're at. Let them know, hey, here's for rates or at.
- 43:11You know, you're still, you still have a really good rate or hey, the market drops.
- 43:14And, you know, maybe we should look into refinancing you and things like that.
- 43:18So, yeah, we do our yearly check up with these leads that are purchase leads from like these sources you mentioned.
- 43:24Do you, as you compare those leads, the interactions with them, the loyalty,
- 43:30the, the, the double apping you factor, right?
- 43:35Do you notice any difference in those leads as compared to the referrals from real estate agents that comes?
- 43:40He were loyalty.
- 43:42Uh-huh.
- 43:43Yeah, it's different, right?
- 43:44Because, you know, like the last time I had a client that was close to close the day that backed out a lot of second.
- 43:50And, and you just don't understand it.
- 43:52And, and the reason is because there's no, you know, you have met them in person.
- 43:55They didn't come from someone you trust.
- 43:57It's not a regular referral.
- 43:58So, I would say the close ratio is a lot lower on online leads versus realtor referrals, right?
- 44:05When they come from a realtor, you know, 90% time they're using you that they're going with.
- 44:11It's a trusted transaction.
- 44:13When they come through online, it's, it's a lot less.
- 44:15Yeah.
- 44:16You know, you do a lot, a lot higher quantity of, you know, you throw 15 hours in the pipeline and maybe 10 of them close.
- 44:21Versus either 15 of the roller ones in there, you know, 14 or 13 of them will close.
- 44:25Right, right.
- 44:26Interesting.
- 44:27And I'm glad you mentioned that and articulated that and that brought it up obviously for a very specific reason for those listening.
- 44:32That might be, you know, kind of feel drawn towards the online lead gen thing.
- 44:36And look, like we said earlier, not everything is right for everybody.
- 44:39So, you've got to get clear on what kind of business you want to have as well.
- 44:43So, and there will be people who succeed, have succeeded and will continue to succeed, even without ever paying for a lead.
- 44:51Right.
- 44:52Yeah.
- 44:53100%.
- 44:54Yeah.
- 44:55I mean, the top, you know, the top one of the strengths that you go, they's all, all real and a referral.
- 44:58So, you know, the, some markets, you know, people that are, they're consumer direct up all they do and they're number one and then there's people that are a referral.
- 45:05So, you know, I don't know if, if I was 100% referral, my business would be down or up.
- 45:10You know, it's getting harder for rollers too, right?
- 45:12It's getting harder for them.
- 45:14And so, you know, if their business is going down, you know, putting all my eggs in a roller basket is not going to be that good.
- 45:20They are going up.
- 45:21So, I'm trying to supplement it by doing consumer direct because that's the next control.
- 45:25Yeah.
- 45:26No, man, it makes, it makes a lot of sense too.
- 45:27And, you know, I evaluate, if I was getting back into the business today, I would want to diversify to a degree as well.
- 45:32I'd want that, like foundation of a referral business that I know, you know, sustains or how, how can it better, better weather the storm of markets.
- 45:41Yeah.
- 45:42You know, it goes up and down.
- 45:43When you've got that, when you've got that strong referral base, right, that seems to be a little bit more smoothed out than being directly affected by the market.
- 45:50Things like that, but both make sense.
- 45:51Yeah.
- 45:52I mean, let's face it because look at the behavior of people moving online and stuff.
- 45:55Yeah.
- 45:56That's awesome, man.
- 45:57It's been a great education in those who want to get started with online lead gen, whatever that looks like for them.
- 46:02Thank you for sharing kind of the truth, man, right?
- 46:05And I appreciate you just, you know, being willing to take whatever questions come at you.
- 46:09So, I think it's been a nice, honest for the listeners.
- 46:11Yeah, for those who want to reach out to you, where do you recommend they go?
- 46:14Check you out, man.
- 46:15Yeah, you can go.
- 46:16You know, you can Instagram me.

- 46:19That's my Instagram.
