- 1:02SPEAKER_02: If you want to hear some craziness, we're going to talk about whether or not it's a good idea to make a seller pay you for bringing them an offer for a certain amount, regardless if they wanted to accept the offer or not.
- 1:15SPEAKER_02: You know, like the terms of the contract that are kind of important.
- 1:18SPEAKER_02: Well, this is this was a conversation that was had in a Facebook group.
- 1:22SPEAKER_02: Um it was actually a Facebook fight, a comment fight that I that I per decided to participate in.
- 1:28SPEAKER_02: But it it all revolves around the question would you ever sue a seller to make them accept an offer so that you got paid your commission?
- 1:36SPEAKER_02: I talk about it this week with Byron Lezin.
- 1:38SPEAKER_02: Byron is the host of the Byron Lezin podcast and the Real Word podcast.
- 1:44SPEAKER_02: They were actually also Invin Inman Innovator of the Year finalists.
- 1:50SPEAKER_02: They they were also in the top three.
- 1:52SPEAKER_02: So the top three winners of the most innovative podcast of the year at Inmin were uh first place was Bill Risser with the Real Estate Sessions, a proud founding member of the Industry Syndicate.
- 2:04SPEAKER_02: Awesome.
- 2:05SPEAKER_02: Then The Real Word with Byron Lazine and his co-host Nicole White, uh amazing show, and then this show.
- 2:12SPEAKER_02: So we were top three, and uh thought we'd work our way up the up the uh medals podium, so to speak, and sit down with Byron.
- 2:19SPEAKER_02: He's an amazing marketer, he's an amazing real estate agent, and he has a lot of great knowledge on the industry itself, and that's what we're talking about today.
- 2:28SPEAKER_02: What do you need to do as an individual real estate agent to grow your business in this environment?
- 2:33SPEAKER_02: The environment in which Amazon is in the real estate game.
- 2:37SPEAKER_02: If you guys haven't heard, Amazon announced a partnership with Realogy, which is the parent company of uh like Century 21, Coldwell, ERA, Better Homes and Gardens, and a few other brokerages.
- 2:49SPEAKER_02: And so Amazon is actively in the real estate industry in more of a referral uh relationship.
- 2:56SPEAKER_02: But mark my words, it's just step one.
- 2:58SPEAKER_02: So we're gonna talk about that.
- 2:59SPEAKER_02: We're gonna talk about what is you know, should you ever sue a seller so that you got paid?
- 3:04SPEAKER_02: And I mean, that's just a crazy conversation in and of itself.
- 3:08SPEAKER_02: And then the state of the industry.
- 3:09SPEAKER_02: What do you need to do?
- 3:10SPEAKER_02: What can you do to grow your business in this environment?
- 3:13SPEAKER_02: So you are in the right place.

- 5:15SPEAKER_02: So I had the opportunity to meet Byron at Inman Connect in Vegas a couple weeks ago, and uh I was on his show.
- 5:21SPEAKER_02: In fact, his show, the Byron Lezin podcast, he just released the episode that I was on where I not only tell my story, which, you know, if you've been listening for a while, you've heard, but we dive deeper on a lot of the the current uh like the state of the union, the state of the industry right now.
- 5:36SPEAKER_02: We talk about Amazon, we talk about Open Door, we talk about Zillow, we talk about everything in a way that maybe you haven't heard before.
- 5:42SPEAKER_02: So go check out Byron Lazine's podcast, his most recent episode.
- 5:46SPEAKER_02: I want to say it's episode 19 or 20, but make sure you finish listening to this one first, of course.
- 5:51SPEAKER_02: Let's jump into the the the conversation with Byron Lezine of One and Company in Connecticut and host of the Real Word Podcast.
- 6:01SPEAKER_02: What's up, guys?
- 6:02SPEAKER_02: I'm sitting here with Byron Lezin.
- 6:04SPEAKER_02: Byron, welcome to the Massive Agent Podcast, my friend.
- 6:06SPEAKER_02: Dude, I'm honored to be on.
- 6:08SPEAKER_02: What what episode is this?
- 6:09SPEAKER_02: What number are we on?
- 6:10SPEAKER_02: 85.
- 6:10SPEAKER_00: 85.
- 6:11SPEAKER_00: I love that.
- 6:12SPEAKER_00: I love that.
- 6:13SPEAKER_02: Yeah.
- 6:13SPEAKER_02: Dude, uh, so so we met at Inman Connect a couple weeks ago down in Vegas, which was awesome.
- 6:19SPEAKER_02: Um, you your talk on how to do a podcast, uh, that was kind of the same bit that I did at at Inman Connect in New York in January.
- 6:30SPEAKER_02: Oh man, I wish I was at that.
- 6:32SPEAKER_02: It was pretty cool, but you know.
- 6:34SPEAKER_00: Yeah.
- 6:34SPEAKER_00: I missed, I don't know why I missed this year.
- 6:36SPEAKER_00: Uh, because usually I can just drive right in, but I wasn't there.
- 6:39SPEAKER_02: Oh, that's right, because you're just you're just in Connecticut.
- 6:42SPEAKER_02: I'm right there.
- 6:42SPEAKER_02: Okay, just up the street.
- 6:44SPEAKER_00: And then I'm at the Vegas one.
- 6:45SPEAKER_00: It's like it doesn't make sense.
- 6:47SPEAKER_02: Yes, yes.
- 6:48SPEAKER_02: But your talk was it was hilarious because like the audience was dead and and you weren't having it.
- 6:54SPEAKER_00: Which was it was ridiculous.
- 6:56SPEAKER_00: Like I I show up there around two o'clock because I wanted to talk to somebody and make sure everything was, you know, set up the way I wanted it.
- 7:03SPEAKER_00: Sam was Sam made the trip, so we're doing a little vlog and stuff.
- 7:06SPEAKER_00: And two o'clock looks like a great crowd.
- 7:08SPEAKER_00: I would say maybe I was estimating 1500, maybe 2,000 or something like that.
- 7:14SPEAKER_00: And then by the time I get out there, certainly way less than at that, like just totally shrunk.
- 7:19SPEAKER_00: I think they had half the hour at like four o'clock.
- 7:22SPEAKER_00: My talk was right at four o'clock.
- 7:23SPEAKER_00: Everybody must have left at 3 50, or they just knew that I was up next and they're like, okay, time to leave.
- 7:29SPEAKER_02: That's always a possibility.
- 7:30SPEAKER_02: It's a possibility.
- 7:31SPEAKER_02: I know I know how that feels.
- 7:32SPEAKER_02: So yeah, absolutely.
- 7:33SPEAKER_02: But but it was funny because you're like, okay, who's listened to podcasts?
- 7:36SPEAKER_02: And there's like three people.
- 7:37SPEAKER_02: You're like, it it was an interesting crowd.
- 7:41SPEAKER_02: But um, but I've been watching you for a while and listening to your show and and and uh the one that you do with with Nicole.
- 7:48SPEAKER_02: Um, you you guys really have your finger on the pulse of what's going on in the in the industry, and you're honest.
- 7:53SPEAKER_02: You're not afraid to talk about real shit and and you don't sugarcoat stuff, which I like and resonate with.
- 8:02SPEAKER_02: So I thought you'd be a great person to talk to about just the craziness happening in the industry right now with the behavior of agents, uh, which can go in a bunch of different directions.
- 8:12SPEAKER_02: Uh, Amazon, their big announcement, their their partnership, or whatever you want to call it, with Realogy.
- 8:18SPEAKER_02: What do you think?
- 8:19SPEAKER_02: Outside of all the headlines that we see and all the, you know, the CEOs of brokerages being pitted against each other on stage, what do you think is the big conversation that we should be having as an industry that uh maybe we aren't?
- 8:32SPEAKER_00: That we should be having?
- 8:34SPEAKER_02: Yeah.
- 8:34SPEAKER_00: Well, what what's the big topic?
- 8:36SPEAKER_00: Whatever that means to you.
- 8:37SPEAKER_00: I think the big topic is it's probably the boring one, but it's the obvious one that everybody knows and everybody is talking about it to some degree.
- 8:46SPEAKER_00: But we should be talking about if you're talking about are you talking about the agent level, agent brokerage team, like that level?
- 8:52SPEAKER_00: Yeah.
- 8:52SPEAKER_00: Then it should be how do we build the biggest local brand in the markets that we're operating in, so that when I am thinking about real estate, it's not disputable who I'm calling, right?
- 9:04SPEAKER_00: Like I know that Zillow's gonna make me an offer, and I know that that's gonna be similar to the telephone polls with the you know, we'll the black and yellow signs, we'll buy your house.
- 9:15SPEAKER_00: I know that's that's what that's gonna be.
- 9:17SPEAKER_00: I know like you know, what Redfin looks like, and I can just go look up those reviews on Yelp and I understand that, you know, with a discount, you know, offering, I'm gonna get a discount service.
- 9:27SPEAKER_00: So certainly if I'm looking for discount in my service, I may I may look at that as an option.
- 9:32SPEAKER_00: But like if I know one brand for sure is repeated over and over and over again in my local community, and I've heard it and I've heard it from friends because it's just so obvious, I'm at least gonna have that conversation, even if I'm looking into what the number on Redfin says and on Zillow says and wherever, right?
- 9:54SPEAKER_00: Or Amazon.
- 9:55SPEAKER_00: I know I can get a couple of echo, echo, right?
- 9:59SPEAKER_00: Echo dots from Amazon.
- 10:01SPEAKER_00: I can get uh somebody to come in and unpack my things, or I can absolutely have a conversation with the name I keep hearing over and over and over again.
- 10:10SPEAKER_00: So it's brand.
- 10:11SPEAKER_00: Like that's the conversation we should be having.
- 10:14SPEAKER_00: That's what we should be focusing on.
- 10:16SPEAKER_00: You know, certainly if you're at the agent or the team, I actually I would argue, I would argue actually that the broker probably needs to be thinking about this more than anybody because they'll be the ones that kind of get bumped out of this whole thing if their brand's not big enough to actually attract agents, right?
- 10:34SPEAKER_00: Because Zillow's gonna Zillow's gonna lead Jen.
- 10:38SPEAKER_00: Like they've proven that they're gonna generate leads, which means they're going to have a say in a percentage of the percentage of deals that take place.
- 10:47SPEAKER_00: Like they're gonna have a say in what happens.
- 10:49SPEAKER_00: Yeah, it's gonna happen.
- 10:51SPEAKER_00: So who else is gonna have a say within that hundred piece of commission pie?
- 10:56SPEAKER_00: It's it's not gonna change to 200%, it's always gonna be 100%.
- 11:00SPEAKER_00: So if Zillow's taking a chunk, and the agents that have great brand, the the only room in there is a great brand in the middle for a brokerage, or they're just gonna get squeezed out.
- 11:10SPEAKER_02: Right.
- 11:10SPEAKER_02: Uh you're right.
- 11:11SPEAKER_02: A lot of us are having the conversation about like, look, regardless of Amazon, Zillow, Open Door, all these guys that that sure, they're taking a bite, they're not taking over, they're taking a bite.
- 11:23SPEAKER_02: Um, and and they will continue to, that doesn't mean that you can't win in a very big way at a local level, and by people knowing who the hell you are, is the only way.
- 11:33SPEAKER_02: It's the only way.
- 11:35SPEAKER_00: And you have the advantage of really, you know, obviously you can run uh or they can run, meaning Amazon or whoever can run significant Facebook ads.
- 11:45SPEAKER_00: Like if your thing's gonna be Facebook ads, like I'm gonna dominate my geo farm or this area with my Facebook ads, it's gonna have to be more than that for sure.
- 11:54SPEAKER_00: Um, but you have the advantage of having your boots on the ground, you have the advantage of being able to get into all of the local uh coffee shops and restaurants physically and being able to collaborate with different business owners to attract attention, like literally use doing the same thing so many people are doing online.
- 12:15SPEAKER_00: Like, like you and I doing a podcast together, right?
- 12:18SPEAKER_00: You're gonna you're we're gonna be dropping the podcast where you and I did a podcast in Inmin or in Las Vegas at Inmin, probably this week or next week.
- 12:26SPEAKER_00: Like some of the people that might be watching my stuff are now gonna you know see you and vice versa, right?
- 12:33SPEAKER_00: Like it's the same thing, collaborate with the local businesses.
- 12:36SPEAKER_00: That's something that Amazon's not necessarily going to do.
- 12:40SPEAKER_00: That's definitely not something that Zillow's doing.
- 12:43SPEAKER_00: It's something that you can do.
- 12:46SPEAKER_00: And I look at, you know, whether it's events or just throwing ridiculous parties or whatever you can do, and then put your content on top of that.
- 12:55SPEAKER_00: So create videos on top of the big party, right?
- 12:59SPEAKER_00: And then run those as Instagram ads, not only to recruit, but to show the community uh how many raving fans you have.
- 13:07SPEAKER_00: So it's it's all the creativity that we have, the ability to do and and and the advantage, really.
- 13:14SPEAKER_02: Right.
- 13:15SPEAKER_02: Zillow and Amazon and these guys, they can't touch you at a local level.
- 13:18SPEAKER_02: They just can't.
- 13:19SPEAKER_02: It's not possible to do.
- 13:21SPEAKER_02: They can run Google AdWords that have the name of your city.
- 13:24SPEAKER_02: That's it.
- 13:26SPEAKER_00: And Zillow is really built on the back of Google for sure, Google AdWords, right?
- 13:31SPEAKER_00: And you know, there's a lot of these um these IDX feeds that we're all using as agents, right?
- 13:38SPEAKER_00: Or teams or small brokerages, call it a Boomtown or FirePoint, or you know, any of them, right?
- 13:44SPEAKER_00: They were all built off of the back of Facebook ads, right?
- 13:48SPEAKER_00: So those are things that anybody again can do, and it's something locally you absolutely should be doing.
- 13:54SPEAKER_00: I'm not saying that that shouldn't be the core of your marketing message in terms of where am I spending my ad dollars, but you need to really connect that locally, and it doesn't take much effort to do it, it doesn't take much time to do it.
- 14:08SPEAKER_00: You're already naturally going to these places, anyways.
- 14:11SPEAKER_00: But connecting the dots that you're the person on the IG story or the Facebook timeline ad, and that you are a real person and going in there and actually shaking the hands of those owners and then collaborating with them is when you can build a database, a sphere.
- 14:28SPEAKER_00: Like people are shocked all the time when when I, you know, I always get on the real word.
- 14:33SPEAKER_00: You brought the real word earlier, and I talk about Zillow in, you know, I don't tear Zillow down.
- 14:40SPEAKER_00: I talk about it in a pretty good light.
- 14:41SPEAKER_00: They're running a you know, a business, and what's an advantage for us and what's not, all this kind of stuff.
- 14:46SPEAKER_00: And they're doing exactly what they should be doing, doing what they should be doing, and they're doing what they say they're gonna do.
- 14:52SPEAKER_00: So I don't really have a lot of problem with Zillow, and people are shocked when they know I say that, and then I tell them, Oh, I've never been a big Zillow premiere spender ever.
- 15:02SPEAKER_00: I didn't build my business off of Zillow.
- 15:04SPEAKER_00: In fact, last year our team deals were less than 2% Zillow leads.
- 15:09SPEAKER_00: This year, because of the Flex program being in our market, we think we're gonna go up closer to 8, 10%, maybe, because we're getting now free deals from them based off of the volume and the closed transactions that we're doing.
- 15:23SPEAKER_00: But I've never been a big spender on Zillow.
- 15:27SPEAKER_00: I built my business from day one off of database sphere.
- 15:32SPEAKER_00: Okay, what does that mean?
- 15:34SPEAKER_00: I broke into markets on the Connecticut shoreline that were, you know, not where I grew up, not the people that I knew, not the people that my parents like nobody, I didn't know anybody on the Connecticut Shoreline.
- 15:47SPEAKER_00: I grew up in the woods by we have a couple casinos in Connecticut, like literally in the middle of nowhere, up in that area.
- 15:55SPEAKER_00: But I went and yeah, I did start putting videos on YouTube or Facebook right out of the gate and tried to build a brand through that.
- 16:04SPEAKER_00: But then I just went and met all these people and connected the two, and then it becomes so much more powerful on a local level.
- 16:11SPEAKER_00: Then now when somebody knows you, same way we all get fall in love with restaurants.
- 16:17SPEAKER_00: I fall in love with restaurants all the time based off people remembering my name.
- 16:20SPEAKER_00: Like if that happens, I'm gonna go back over and over and over again.
- 16:24SPEAKER_01: Yeah.
- 16:24SPEAKER_00: And when that happens, you feel really special.
- 16:27SPEAKER_00: You feel like you know, you're in a club.
- 16:30SPEAKER_00: Same way when you connect the dots in your local brand of this, you've seen the ad, you've seen the ad, but you can tone it, you know, tune it out rather when you don't know the person.
- 16:41SPEAKER_00: Now you know the person, you have an emotional connection, and that's where we can the ads still have to be run, you still have to produce content at a ridiculously high level today to be relevant.
- 16:52SPEAKER_00: But if you couple that with connecting the dots physically in person, you're gonna be unstoppable.
- 17:00SPEAKER_00: Amazon's not gonna stop that, Facebook, nobody.
- 17:03SPEAKER_02: Right.
- 17:03SPEAKER_02: I completely agree.
- 17:05SPEAKER_02: So I want to ask you first, I'm gonna give you because we didn't do this, we just jumped right into it.
- 17:09SPEAKER_02: I apologize.
- 17:10SPEAKER_02: I want to give you 60 seconds or so to let people know who you are.
- 17:13SPEAKER_02: If they don't know you yet, how did you get into the business?
- 17:16SPEAKER_02: You want to do that now?
- 17:17SPEAKER_00: We're rolling here.
- 17:18SPEAKER_02: Yeah, let's do it now so that they know you're you're a credible son of a bitch.
- 17:22SPEAKER_02: Yeah.
- 17:22SPEAKER_02: And then we'll jump into why.
- 17:24SPEAKER_02: Uh because I I want I want to hear your take on why the majority of our industry doesn't get this conversation.
- 17:32SPEAKER_02: Like they don't know this stuff, they don't get it, they don't buy into it.
- 17:35SPEAKER_02: They they think they can still do the same shit that they've been doing the last 20 years.
- 17:38SPEAKER_00: The 60 seconds where I'm like what I do day to day, business, that type of thing.
- 17:42SPEAKER_00: Is that what you're looking for?
- 17:43SPEAKER_02: How long have you been an agent?
- 17:45SPEAKER_02: Uh what do you do?
- 17:46SPEAKER_02: Like, who are you?
- 17:47SPEAKER_00: Yes.
- 17:47SPEAKER_00: So seven years as an agent.
- 17:49SPEAKER_00: I'll give you a little bit more background.
- 17:51SPEAKER_00: It'll take me more than 60 seconds if you're up for it.
- 17:53SPEAKER_00: I'll I'll go two minutes here.
- 17:54SPEAKER_00: Hit it.
- 17:55SPEAKER_00: So I got into real estate 19 to 21.
- 17:59SPEAKER_00: I bought three houses from 19 to 21.
- 18:03SPEAKER_00: First one, a two-family, and I had the I had the right ideas back then.
- 18:08SPEAKER_00: Like I need to buy multiple units that uh produce income per month, right?
- 18:16SPEAKER_01: Yeah.
- 18:16SPEAKER_00: I went out and during I'm about to be 35 in a couple of weeks.
- 18:21SPEAKER_00: So 19 to 21 was the last real big you know push in, you know, Connecticut didn't see the comeback of the last five, seven years.
- 18:30SPEAKER_00: So 19 to 21 was leading into the mortgage crisis, right?
- 18:35SPEAKER_00: And so I bought these two families in ridiculously bad areas that were extremely overpriced, made every single real estate mistake in the book that you possibly could, lost all three properties and all of the money I had put into them, literally about$250,000 of just saving, putting in, saving, putting in, fixing up.
- 18:57SPEAKER_00: You know, I put money into all three of these deals up front, put money down on all three deals a little bit, but those last two loans, not much.
- 19:05SPEAKER_00: And then put just tons of money into renovating all three, did extensive renovations, lost all of that by my mid-20s.
- 19:13SPEAKER_00: So I got back into real estate at about 27.
- 19:16SPEAKER_00: I've seven years right now, as of like this company, yeah, this month, really.
- 19:20SPEAKER_00: It's my seventh, seventh full year completed.
- 19:24SPEAKER_00: That was really my only way to get back into real estate was through the sales.
- 19:28SPEAKER_00: I wasn't gonna be able to go out there and get loans and be able to, you know, invest.
- 19:34SPEAKER_00: And certainly now, I don't I I don't think you know, two families in the same light that I think of when I think of, you know, maybe getting 10 units or more, you know, something a little bit more stabilized where you can manage a deal more appropriately and all that.
- 19:48SPEAKER_00: You know, I always look at those years as that's my Ivy League degree in real estate.
- 19:53SPEAKER_00: Okay.
- 19:53SPEAKER_01: Absolutely.
- 19:54SPEAKER_00: Yeah.
- 19:55SPEAKER_00: Me not going and spending that same amount of money on the state school in Connecticut, and just that's my student loan, basically.
- 20:04SPEAKER_00: Luckily for me, I was I was able to go bankrupt on that shit.
- 20:08SPEAKER_00: So that's basically uh you know, a little bit you can't go bankrupt on your student loan.
- 20:13SPEAKER_02: So that's right, you're stuck with it.
- 20:15SPEAKER_00: A little bit of the one uh right move that I made there.
- 20:18SPEAKER_00: But you know, that's the reality.
- 20:21SPEAKER_00: So got into real estate on the sales side seven years ago and started to realize two things quickly.
- 20:28SPEAKER_00: Gotta have a team, in my opinion, to really scale it out.
- 20:34SPEAKER_00: Um, and I think and I think you can team means a lot of different things.
- 20:38SPEAKER_00: People say team, and I was like, I don't want to manage agents.
- 20:40SPEAKER_00: Teams mean means having administrative staff, by the way.
- 20:44SPEAKER_00: That could be a single agent with administrative staff.
- 20:46SPEAKER_00: To me, that's a team.
- 20:48SPEAKER_00: Gotta have help in this business.
- 20:49SPEAKER_00: It's a crazy thing.
- 20:50SPEAKER_02: You have to leverage the leverage your time.
- 20:52SPEAKER_00: Gotta leverage your time.
- 20:53SPEAKER_00: So I figured that out right out of the gates, and then I figured out that everybody in my market, it seemed like that was a top producer, was 25, 30 years in, was dominating the print in my area, and then I had to go completely opposite.
- 21:08SPEAKER_00: And I started using Facebook seven years ago.
- 21:11SPEAKER_00: I wasn't even really on Facebook.
- 21:13SPEAKER_00: My wife was.
- 21:14SPEAKER_00: I didn't really have any use for it at the time.
- 21:17SPEAKER_00: Uh, but immediately a couple months in, I said Facebook, YouTube, and started producing, you know, a show kind of similar to the Real World, actually, where you just sit down, had somebody else that I was working with at the time, and just shoot, you know, 10-minute head-on videos on whatever topic, right?
- 21:38SPEAKER_00: Just started ripping those out there once a week as often as I could.
- 21:42SPEAKER_00: And that one thing that we were talking about earlier, and my consistency around producing content, certainly in the beginning, it was very hyper local.
- 21:55SPEAKER_00: Uh, it was a lot of like listening tour stuff, stuff that I really would.
- 22:00SPEAKER_00: Never um I don't do that stuff now because it's not what I I don't love going on the listing tour type of thing.
- 22:06SPEAKER_00: I think if you can pull it off and that's something that speaks to your style as an agent, you should do it.
- 22:10SPEAKER_02: Right.
- 22:11SPEAKER_02: Well, back then no one no one else was really doing it.
- 22:13SPEAKER_00: So you were sticking out.
- 22:15SPEAKER_00: Nobody was, yeah.
- 22:16SPEAKER_00: And so uh was able to do that at a high level, not at a high level, actually, by the way, a very terrible production level, but at a consistent level.
- 22:26SPEAKER_00: Kept doing it, kept doing it every single week.
- 22:29SPEAKER_00: But I would do crazy stuff that connected the dots.
- 22:32SPEAKER_00: I would go out and I'd stand in front of uh in uh Groton.
- 22:36SPEAKER_00: We have a shipyard where people get out at 130, two, they're building submarines, 130, 2 o'clock, 230, and I'd stand on top of the hill and I'd hand out flyers.
- 22:47SPEAKER_00: I'd have 500, I'd have print out a thousand, five hundred flyers in my hand, and I'd put 500 at the bar across the street.
- 22:54SPEAKER_00: And I'd literally sit there and hand out flyers, and there was a little deal.
- 22:57SPEAKER_00: If they were an employee of electric boat, I'd get him a you know, up to$400 off their home inspection, you know, different things like that, buyer and seller deals.
- 23:07SPEAKER_00: And across the street at the bar, I'd go, I'd introduce myself, I introduced myself to the owner, create a relationship with him.
- 23:13SPEAKER_00: I did this more than once once I created that relationship, and I'd give him$200 every time that I'd do it, and I'd say, hey, anybody that takes a flyer uh and brings it in here and asks for a beer, give them their first beer's on me, right?
- 23:27SPEAKER_00: So here's 200 bucks, and beers there were like$1.50, like you know, straight up, you know, ship workers getting out looking for a cold draft beer type of stuff.
- 23:36SPEAKER_02: Yeah, they're not looking for top shelf.
- 23:38SPEAKER_00: And and if somebody wanted a free beer, like, how do I get this free beer?
- 23:41SPEAKER_00: I gave him those, you know, 500 stacks.
- 23:43SPEAKER_00: I'd say, leave them on the bar all night, give them to the people that want a free beer, use it as a free beer token, right?
- 23:49SPEAKER_00: But it just created like a conversation, right?
- 23:52SPEAKER_00: The$200 eventually ran out, but then now there's these flyers all over the place.
- 23:56SPEAKER_00: I handed out$500 in front of uh the building.
- 23:59SPEAKER_00: There's$500 laying around this bar.
- 24:02SPEAKER_00: It creates a conversation.
- 24:03SPEAKER_00: People would pull me to the side and and you know, hey, I'm thinking about doing this, I've got this deal, right?
- 24:10SPEAKER_00: And you start to create more contacts.
- 24:13SPEAKER_00: But but I always look at that in a different way.
- 24:15SPEAKER_00: It's not really about the guy I'm picking up there.
- 24:18SPEAKER_00: What ended up happening was that bar owner who ended up then following me on Facebook and and you know, everywhere else, he ended up referring a deal over to us that we sold for like 700,000, I think it was high sixes, got the listing back, double-ended it.
- 24:38SPEAKER_00: It ended up being$2.1 million in you know three different sides, just based off of him remembering me going and doing that kind of stuff.
- 24:46SPEAKER_00: So connecting the dots is what I did to our conversation earlier, and to sum up this whole summary about like how long I've been doing real estate, I figured that out.
- 24:56SPEAKER_00: I've got to connect the dots from what I'm doing socially, what I'm putting out there on the internet, and then locally.
- 25:04SPEAKER_00: And so started building a team, and you know, just to kind of sum this whole thing up, we're we're right now just brought on our 11th sales agent on uh last Monday.
- 25:16SPEAKER_00: So 11 sales agents, four people admin administrative side, and then we have a marketing company that sits under the same roof, but totally different company, different employee structure, five employees over there.
- 25:27SPEAKER_00: Last year we did 40.2 million in sales.
- 25:30SPEAKER_00: This year we are already closed and pending as we sit on August 5th, over 50 million.
- 25:38SPEAKER_00: Uh, we're probably gonna end up, I would say, you know, floor would be 65.
- 25:46SPEAKER_00: If we really put it on, we probably get to 75, you know, so somewhere in there, 65 to 75.
- 25:53SPEAKER_00: Um, based off of the inventory we're holding, we're holding about 36.
- 25:59SPEAKER_00: I think it's 36 million.
- 26:01SPEAKER_00: We just went over these numbers today.
- 26:03SPEAKER_00: 36 to 38 million on actives, it's like three and a half million on coming soon.
- 26:07SPEAKER_00: So we've got the inventory, depending on how the fall market is, could certainly be uh 75 for the year.
- 26:12SPEAKER_00: We're number one real trends for our area, and um yeah, so we got a few things going on there.
- 26:18SPEAKER_00: Um podcast world, uh, you know.
- 26:23SPEAKER_02: Congrats on you on your XTO, yeah, man.
- 26:27SPEAKER_02: So uh so Byron, you you came in second place, and you know, the marketer and me, I'm like, you know, it it's not I didn't come in third place, it's a top three.
- 26:37SPEAKER_02: You know, I was in the top three.
- 26:38SPEAKER_00: So uh you were actually I use their words, first runner up.
- 26:42SPEAKER_02: Exactly.
- 26:43SPEAKER_00: And um, but somebody made a good point.
- 26:44SPEAKER_00: They're like, Byron, you shouldn't use first runner up, because then I don't know if that means there was a first, second, and third, and you were really for yeah, it is what it is.
- 26:54SPEAKER_00: I'm on I'm on the list there.
- 26:55SPEAKER_00: That I was actually silver medal, man.
- 26:57SPEAKER_02: It's solid.
- 26:58SPEAKER_02: Yeah, yeah, you you you meddled.
- 27:00SPEAKER_02: So congrats on that.
- 27:01SPEAKER_02: That's cool.
- 27:01SPEAKER_02: Congrats to you, man.
- 27:02SPEAKER_02: So well, thank you.
- 27:03SPEAKER_02: That that was fun.
- 27:05SPEAKER_02: You know, when you when you work so hard at something, and you know, like doing a show takes a lot of time.
- 27:10SPEAKER_02: It you can you can put a lot of money into it.
- 27:14SPEAKER_02: Uh it's nice to get recognized, even if they're even if you don't get a prize, even if they're just like, hey, you're third place, awesome.
- 27:20SPEAKER_02: Like you get anything by the way?
- 27:21SPEAKER_02: Because I didn't get anything.
- 27:22SPEAKER_02: You were there.
- 27:23SPEAKER_02: You didn't get the giant check?
- 27:25SPEAKER_02: There was a big check.
- 27:26SPEAKER_02: Giant check.
- 27:28SPEAKER_02: Heaven forbid they give you Inman Select for a month, but nope, none of that even.
- 27:33SPEAKER_02: Nada, just uh just a shout-out, but that's cool.
- 27:36SPEAKER_02: I'm fine with it.
- 27:37SPEAKER_02: Drink ticket?
- 27:38SPEAKER_02: No, no, like literally nothing but a shout-out.
- 27:41SPEAKER_02: But that's cool.
- 27:42SPEAKER_02: It's cool.
- 27:43SPEAKER_02: I I'm not complaining much.
- 27:46SPEAKER_02: So uh so at these industry events, at Inman Connect, at NAR, I swear most agents just don't like they wouldn't even know where to start with the conversation that we just had, with like how how you have to do content, how you have to let people know who you are locally, and how you know, all of that.
- 28:06SPEAKER_02: Why do you think that our industry as a whole is so hesitant to uh to change with the times and to pivot?
- 28:16SPEAKER_00: I mean I can answer this one way, the way that just popped into my head, and I'm like, that's it's gonna come off so bad, but um that sounds like great podcast content, so do that.
- 28:28SPEAKER_00: So do it just like that.
- 28:30SPEAKER_00: I think that our industry has had a a slight epidemic of entitlement.
- 28:41SPEAKER_00: Oh god, yes.
- 28:42SPEAKER_00: Right?
- 28:43SPEAKER_00: And so I wouldn't even call it slight.
- 28:45SPEAKER_00: Yeah, I think you've got a culture within agents historically, and even listen, even now with new agents, it's not like it's just like I've been here 30 years and I've got the epidemic, like it's rampant all the way through.
- 29:03SPEAKER_00: An entitlement of even around, let's just start at the most simplest thing.
- 29:08SPEAKER_00: What you all everyone tries to get coming into real estate is leads.
- 29:13SPEAKER_00: People feel entitled about leads.
- 29:15SPEAKER_00: People think that uh if they get an email and a phone number in a nurture lead on Zillow, that it they own it, that they own that data.
- 29:26SPEAKER_00: First of all, Zillow got the data, you didn't get the fucking data.
- 29:30SPEAKER_02: Okay, who knows how many other people got it too?
- 29:33SPEAKER_00: Zillow got the data now.
- 29:34SPEAKER_00: Whether they gave that to you as the only agent or 5,000 agents, okay, you don't actually know the true answer to that, right?
- 29:44SPEAKER_00: So there's that.
- 29:45SPEAKER_00: And then did they go on realtor?
- 29:47SPEAKER_00: That did they go on to another brokerage website?
- 29:52SPEAKER_00: Did they they run themselves through a home valuation lead?
- 29:55SPEAKER_00: Did they all you got was permission to follow up?
- 30:00SPEAKER_00: And you better be good at your follow-up game, right?
- 30:03SPEAKER_00: Because there's likely, we know on average, 10 to 12 other agents that have the same data that you have.
- 30:12SPEAKER_00: 10 to 12, and it's probably more on a lot of people's markets that are listening to this.
- 30:17SPEAKER_00: Like in my market, sleepy little Connecticut, I can be pretty safe guessing, you know, okay, you know, we don't even see more than like six or eight people using Vulcan 7 or Mojo in my market.
- 30:29SPEAKER_00: It's unbelievable.
- 30:30SPEAKER_00: I have like a little, I you know, it's a sleepy little shoreline towns, but you know, we've got a good little racket going on over here.
- 30:38SPEAKER_00: Uh yes.
- 30:40SPEAKER_00: So I think you've got to really start with the basics on like understanding that your work and what you actually do from the time you say I'm gonna start to the time you say I'm gonna finish every single day really matters.
- 30:58SPEAKER_00: And you really need to think about it.
- 31:01SPEAKER_00: People don't owe you anything.
- 31:02SPEAKER_00: People that you've even, you know, followed up on and you've given them some information, right?
- 31:09SPEAKER_00: They don't owe you like agent for life, agent for this deal status.
- 31:14SPEAKER_00: Like you sent them over a PDF of a plot plan that they could have pulled off the GSP GPS mapping themselves.
- 31:22SPEAKER_01: Right.
- 31:23SPEAKER_02: Yeah.
- 31:24SPEAKER_02: Right.
- 31:25SPEAKER_02: You're spot on, man.
- 31:26SPEAKER_00: You really gotta put uh you know an experience level to that and not be entitled that because you have a license, you're you know, some special person that deserves a commission check.
- 31:38SPEAKER_00: You have to go earn it.
- 31:40SPEAKER_02: Yes.
- 31:41SPEAKER_02: So uh I'm gonna I'm gonna take this in a different direction because yesterday I I decided it was wise to spend 30 minutes to get into a Facebook comment fight in an industry Facebook group.
- 31:52SPEAKER_02: Um and so there was an agent that that asked if uh if anyone had had to sue a seller to get them to take an offer that was for list price.
- 32:03SPEAKER_00: Yeah, and I can't even I can't even handle like an agent asking me that question, like, should I sue?
- 32:11SPEAKER_02: Right.
- 32:11SPEAKER_02: Should I sue them?
- 32:12SPEAKER_02: I mean, I I brought them the offer.
- 32:14SPEAKER_02: And and look, I acknowledge the fact that there are more details to it, and but this agent was terrible at giving the details.
- 32:21SPEAKER_00: I actually don't need the details.
- 32:23SPEAKER_00: I actually don't legitimately need the details.
- 32:25SPEAKER_00: I don't either.
- 32:26SPEAKER_00: The all homeowner needs to say is I changed my mind.
- 32:29SPEAKER_02: I agree with that.
- 32:31SPEAKER_02: I agree with that.
- 32:32SPEAKER_02: But then well, but what about all the hard work you put in there?
- 32:35SPEAKER_02: You know, you're just gonna walk away from a commission because they changed their mind.
- 32:38SPEAKER_02: And the answer is yeah.
- 32:40SPEAKER_00: And I think it comes down to um a couple different things.
- 32:44SPEAKER_00: Maybe if there's a unique situation, the seller, I get it, most sellers aren't gonna understand how much money you spend on marketing, but you know what it is?
- 32:52SPEAKER_00: It's legit part of the game.
- 32:54SPEAKER_00: It is, and so if you spend all this money on marketing, you you have to try to, it's why if you're a good, certainly, and I'm talking like if you're a good luxury agent, it's why you need to keep your commissions where they deserve to be if you're putting and truly investing into the marketing up front, right?
- 33:13SPEAKER_00: And if you really believe in your skill set, ask for a uh non-refundable or a refundable marketing fee up front before the deal.
- 33:24SPEAKER_00: Don't be afraid of losing the listing by saying, hey, this is what we're worth, this is how we'll do it, right?
- 33:30SPEAKER_00: There's a lot of ways you can skin that cat, but you've got to decide how to operate your business.
- 33:35SPEAKER_00: You can't blame other people for not doing the deals.
- 33:38SPEAKER_00: You know what you're getting into as an agent.
- 33:40SPEAKER_00: I can't feel bad for agents in that situation.
- 33:43SPEAKER_02: I don't either.
- 33:44SPEAKER_02: And so here's what here's why I chose to just continue battling it out with my thumbs.
- 33:50SPEAKER_00: What is this on, by the way?
- 33:52SPEAKER_00: Which one?
- 33:52SPEAKER_02: Uh the new, I think it was in the new real estate agents group.
- 33:56SPEAKER_02: Yeah, it it was it was a doozy because I'm like, okay, regardless of the details, regardless of the the scenario uh that I needed to educate myself on, supposedly, I'm like, regardless of any of that, is it wise to sue a seller to get them to pay you?
- 34:14SPEAKER_02: Uh I'm like, the the if they had any social media savviness at all, your career could be over.
- 34:20SPEAKER_02: Done.
- 34:21SPEAKER_02: 100%.
- 34:23SPEAKER_02: And your brand and everything's just it's it's mind-boggling to me.
- 34:26SPEAKER_02: And that's the entitlement of I got the listing, I worked hard, I deserve this money, and it's all about us.
- 34:32SPEAKER_00: And then what are you gonna do when you get when you get the Zillow review?
- 34:37SPEAKER_00: Say Yeah, exactly.
- 34:39SPEAKER_00: Sue me, like, here's the money, here's your here's your 10 grand, and then you get the Zillow review that says this person sued me in all caps, like, don't work with them.
- 34:50SPEAKER_00: Right.
- 34:51SPEAKER_00: What's the 10 grand mean?
- 34:52SPEAKER_02: Right.
- 34:53SPEAKER_02: And then the screenshots that they share in a local Facebook group, and you know, you know, that the internet mob just takes over from there, and you are done as an agent.
- 35:02SPEAKER_02: Done.
- 35:04SPEAKER_02: Your family could start being ridiculed, your family could start like I cannot even fathom.
- 35:09SPEAKER_02: Um, even just aside from it being a shitty thing to do, you know, I like the business the business uh aspect of it is just I cannot I can't do it.
- 35:19SPEAKER_02: But this is the mentality of so many agents.
- 35:22SPEAKER_02: We know our worth.
- 35:23SPEAKER_02: We need to stand our ground.
- 35:24SPEAKER_02: We need, you know, like yes, but what does that mean exactly in certain situations?
- 35:29SPEAKER_02: And and the entitlement is out of control in so many different ways.
- 35:33SPEAKER_00: I think agents need to I think they need to understand their worth, but I think they I think they need to cut their margin or their margin expectations at the same time because other people are gonna cut that margin for us if we don't cut it for ourselves first.
- 35:56SPEAKER_00: So there is a worth to it, right?
- 35:59SPEAKER_00: It's not 100% like UK.
- 36:01SPEAKER_00: That's that's not the worth.
- 36:03SPEAKER_00: So know your worth, but then deliver the experience in a way, and I don't even know that I've even articulated it like this ever before in my sense in the sense of like know your worth, stand by it, but you have to dramatically cut your margin to meet the expectations of the consumer right now.
- 36:26SPEAKER_00: And the people that are doing that, those are the teams that are going, you have to scale right now because the margin is gonna get cut so much.
- 36:34SPEAKER_01: Yeah.
- 36:35SPEAKER_00: So I believe you've got to scale if you're doing this thing, unless you've got, you know, I don't everybody's different.
- 36:41SPEAKER_00: I don't think the 72-year-old, you know, sphere-based dominator in her little waterfront town, um, who's just getting two and a half million dollar listing sold all the day really needs to like do anything differently, right?
- 37:01SPEAKER_00: They're gonna write out the next 10 years perfectly fine.
- 37:03SPEAKER_01: Yeah.
- 37:04SPEAKER_00: But I think everybody that's trying to build a brand over the next 20 years, right?
- 37:11SPEAKER_00: The next 20 plus in certain communities needs to deliver on a ridiculous experience, which means the only way to do that is on a smaller margin with more uh with more scale to it.
- 37:24SPEAKER_02: Yeah.
- 37:25SPEAKER_02: Because the the conversation that these same agents are having is that they're freaked out about Zilla, they're freaked out about Redfin, Open Door, Homey, uh, you know, all these discounters, all these Silicon Valley companies.
- 37:36SPEAKER_02: Guys, look, this is real.
- 37:38SPEAKER_02: Silicon Valley companies, they do not come from the real estate industry, which is an advantage.
- 37:43SPEAKER_02: They look at the way we do things, not from the way we do is how they've always been done, but they look at it and say, How should it be done?
- 37:50SPEAKER_02: That's an advantage to them.
- 37:52SPEAKER_00: And they're also looking at the mathematics behind the whole thing, and they're like, Wow, they're like, there's so many agents out there getting 6%.
- 38:01SPEAKER_00: Those happen to be the top teams and the top players.
- 38:05SPEAKER_00: Like, just look at what Zillow's doing in a couple of markets right now, and soon to be nationwide with the Flex program.
- 38:12SPEAKER_00: They're saying, geez, there's there's these top agents, top players in their market.
- 38:17SPEAKER_00: Okay, they're providing a great customer experience.
- 38:20SPEAKER_00: They're our premier Zillow agents a lot of times.
- 38:23SPEAKER_00: A lot of times they're not, but they're filtering that out now through based off production.
- 38:29SPEAKER_00: And so when we give them a referral fee and they're at 6%, we're gonna now get you know a bump up in our percentage.
- 38:40SPEAKER_00: We're gonna take 20 or 30 percent or more in the future, what is what I believe.
- 38:45SPEAKER_00: You know, I think they're dangling the carrot right now.
- 38:47SPEAKER_00: It's 20%, soon it's 30% over 150,000, soon to be 40 and 50 percent uh someday because they control the lead.
- 38:56SPEAKER_00: They're taking a bigger percentage of that commission because they know that the top agents, top brokers, top uh teams will hold firm on that commission because they're gonna do what I said, which is shrink their margin and create a great customer experience.
- 39:12SPEAKER_00: Zillow's smart.
- 39:14SPEAKER_02: Obviously.
- 39:15SPEAKER_02: You know, I the hatred for them is I think it's just it's so childish.
- 39:22SPEAKER_02: It's intellectually dishonest.
- 39:24SPEAKER_02: They're obviously brilliant.
- 39:26SPEAKER_02: Look at what they've done.
- 39:27SPEAKER_02: Like what look at where they're at now, look at where they were at a year ago, two years ago, five years ago.
- 39:31SPEAKER_02: They obviously know what the hell they're doing and obviously have a plan for the future.
- 39:35SPEAKER_02: And so the agents who who put their foot down and say, You will take this offer, or I will sue you, or try to, um like they're they are fueling the desire for a Zillow and an offer pad and all these guys.
- 39:50SPEAKER_00: Yeah, yeah, on those levels for sure.
- 39:52SPEAKER_00: I still think you know, obviously the suing example, um it's extreme, but I mean it's it's just yeah, it's it's not extreme because it happens, but it, but it you know, it's not every everyday situation.
- 40:04SPEAKER_00: But yeah, it comes back to everything we've been talking about, like because that agent's chasing commissions and not focused on the number one conversation what what we started with has to be brand.
- 40:15SPEAKER_00: And if your brand is the number one conversation that you're having in it, and it's the number one thing you're gonna protect, and it's your really only true IP, and understanding that you don't have IP right now beyond that, then you're gonna think about that situation a lot differently.
- 40:30SPEAKER_02: I completely agree.
- 40:32SPEAKER_02: Yeah, because that that that extreme scenario, but it happens all the time, destroys your brand.
- 40:38SPEAKER_02: Because now you're the agent who forced a seller to take an offer they didn't want to, or you tried to.
- 40:44SPEAKER_02: Uh I I still don't think you could even do that, but let's say you could.
- 40:48SPEAKER_00: And no, well, and think about what also the IP thing of like you really only you're only IP is your brand because let's just look at one of the best lead generation companies of the lot of the last year, op city, they sell to realtor.com for 210 million.
- 41:10SPEAKER_00: And like within weeks, what does Zillow do?
- 41:13SPEAKER_00: Announce his flex program, which is basically uh freaking same same thing as op city.
- 41:20SPEAKER_00: It's just a lateral move, right?
- 41:21SPEAKER_00: It's the same thing opcity was executing on.
- 41:23SPEAKER_00: It's why Realtor.com bought opcity.
- 41:26SPEAKER_00: Zillow goes flex program, live connects that work to agents that can pick up 100% of the time.
- 41:33SPEAKER_00: Like, right?
- 41:34SPEAKER_00: So, what is the IP?
- 41:36SPEAKER_00: There's no IP there.
- 41:37SPEAKER_00: It's whoever controls the lead, right?
- 41:41SPEAKER_00: And if your brand can control that up front, wins.
- 41:44SPEAKER_00: Lead generation wins.
- 41:46SPEAKER_02: Yes.
- 41:47SPEAKER_02: Right at the beginning, you mentioned, and and I'm gonna wrap this up in a sec with our rapid fire questions, uh, which is it's a cool either-or thing asking you like do Facebook or Instagram.
- 41:57SPEAKER_02: Um, but I don't think many agents know that or or have the perspective that you mentioned that you don't know how many other websites they visited before submitting your lead form, or before they clicked on your Facebook ad or before they went to Zillow and requested info on your listing.
- 42:14SPEAKER_02: Uh, you don't know.
- 42:15SPEAKER_02: There are companies out there like Lending Tree, like creditcards.com, like uh Google Red Ventures, they have this enormous campus in South Carolina, and they just own some of those bigot the bigger uh lead aggregating websites out there like creditcards.com and all that.
- 42:34SPEAKER_02: And they just have they have the consumer and then they sell it.
- 42:38SPEAKER_02: Lending tree, they sell it to lenders and and agents.
- 42:42SPEAKER_02: So uh look that's the game you're playing if you choose to, or you could build a brand, you could do all the stuff that we've ever talked about on this show and that you've ever talked about on your show, content marketing, build a brand, let people know who the hell you are locally.
- 42:57SPEAKER_02: Uh there's really no other option if you plan to survive.
- 43:01SPEAKER_02: And you got to build a brand both ways.
- 43:03SPEAKER_02: Yeah, I agree.
- 43:04SPEAKER_02: I mean, because one is a great tool, and like that's the game.
- 43:07SPEAKER_02: Uh, there's another one that actually helps that.
- 43:10SPEAKER_02: That look, if people already know who you are, and then they come across you in some funnel somewhere and they recognize you, boom, that helps versus if you're a stranger.
- 43:20SPEAKER_00: Yeah.
- 43:21SPEAKER_00: Yep.
- 43:21SPEAKER_00: Especially if you're in the yeah, if you're in the sales of your community, you you gotta do do a few things like that.
- 43:28SPEAKER_01: Yes.
- 43:31SPEAKER_00: But like, listen, I feel like, you know, you and I having met, you know, if you and I did this podcast two months ago, having never met in Las Vegas, I don't think this would be as good of a product for your listeners.
- 43:49SPEAKER_00: Having now we do it after we met.
- 43:52SPEAKER_00: You know, we just met a couple weeks ago.
- 43:54SPEAKER_00: We spent a little bit of time together, you know, got to know each other off of.
- 44:00SPEAKER_00: Online, right?
- 44:00SPEAKER_00: We knew of each other online, then it actually creates some deep context.
- 44:05SPEAKER_00: Now this podcast is a lot better than it would have been if we had never met.
- 44:10SPEAKER_02: Good point.
- 44:10SPEAKER_02: No, I I agree.
- 44:11SPEAKER_02: Exactly.
- 44:12SPEAKER_02: It's it's so basic, but that's that's what marketing is is getting people to know you, to get to know your personality, letting them make a decision on whether they like you or not.
- 44:25SPEAKER_02: That that's it.
- 44:26SPEAKER_02: All the stuff we talked about, all the tactics are just ways to help people get to know you and decide whether or not they like you.
- 44:34SPEAKER_02: And you it's your job to just get as many people in there to make that decision as possible.
- 44:38SPEAKER_02: Yeah.
- 44:39SPEAKER_02: Um it that's it, man.
- 44:41SPEAKER_02: Before we jump into rapid fire, any any parting words, any um, any last any last words of wisdom?
- 44:49SPEAKER_00: You know, I I really enjoyed the conversation, one brother.
- 44:52SPEAKER_00: I appreciate you having me come on.
- 44:53SPEAKER_00: Um we've got to do it again.
- 44:55SPEAKER_00: For sure.
- 44:56SPEAKER_00: Once you get into the hundreds, you're creeping up to episode 100.
- 44:58SPEAKER_00: What are you gonna do for episode 100?
- 45:00SPEAKER_02: I don't know, man, but I I put it on my whiteboard up here that episode 100 comes out on November 21st.
- 45:06SPEAKER_02: So I I'm I'm putting that there to be like, you gotta do something.
- 45:10SPEAKER_02: Do something wrong.
- 45:11SPEAKER_02: Yeah, yeah.
- 45:12SPEAKER_02: So I'll do something.
- 45:13SPEAKER_00: So have me back on uh when you get into the hundreds, right?
- 45:17SPEAKER_00: And I'll have Sam here, so I'll make sure I'm on a proper mic.
- 45:21SPEAKER_00: Um, and I'd love to kind of keep having this conversation ongoing, even over time, because this is gonna evolve.
- 45:27SPEAKER_00: But you know, there's one thing I'm certain that's not gonna evolve, and that's going to be if you can produce enough content over the next five years, you're gonna have a great 15-year run because you're gonna build the foundation that you absolutely need to stand on to withstand what Amazon's gonna do and how they innovate on turnkey, you know, what Zillow's gonna do with instant offers and the flex program, you know, what realtor and obsidio you're up to, what open door you know market is coming to next.
- 45:58SPEAKER_00: So stand and build the foundation on your brand and create.
- 46:02SPEAKER_00: This is something we didn't even get into really, but create other streams of income off of the transactions that you're gonna build out at scale because you lowered your margin price point.
- 46:12SPEAKER_00: Think old school brokers, you know, tagging on mortgage and insurance and say, I'm the local real estate option, I'm thinking construction, staging, moving, all of these different parts off of my brand and awareness around the transaction, and that I'm involved in one way or another on every real estate deal in my community.
- 46:31SPEAKER_00: That's the game.
- 46:32SPEAKER_02: Yes.
- 46:33SPEAKER_02: And to hear more about that, because we did have that conversation on your podcast.
- 46:37SPEAKER_02: So when you do you know what episode number it's gonna be?
- 46:40SPEAKER_02: You're gonna be um and is it the Byron Lazine podcast?
- 46:44SPEAKER_00: The Byron Lazine podcast.
- 46:46SPEAKER_00: I would I gotta have you on the real word, dude.
- 46:48SPEAKER_00: One time when we're at the uh thing, Nicole, Nicole, uh, Nicole's gotta be at every show, so she's gotta be there too.
- 46:56SPEAKER_00: We gotta figure all that out.
- 46:58SPEAKER_00: You're gonna be, I think, the end of this week.
- 47:00SPEAKER_02: Nice.
- 47:01SPEAKER_02: Perfect.
- 47:02SPEAKER_02: Well, if this comes out on Thursday, the 8th of August, episode 85.
- 47:07SPEAKER_02: So when this comes out, go check out Byron's latest podcast episode because we we talk more about how you can have other income streams, how you can think more like a business person and have other little safety nets around you.
- 47:20SPEAKER_02: Because my God, it's so scary if you just have one source of income based on commission, because we know how up and down and roller coaster that can be.
- 47:29SPEAKER_02: And that's scary, man.
- 47:31SPEAKER_00: So this yours is out on August.
- 47:33SPEAKER_00: I'll just send you the link of when you're on my podcast.
- 47:35SPEAKER_00: They're gonna both gonna be out at the same time, which is good.
- 47:38SPEAKER_00: I think going in and uh listen to both because we did talk about different stuff.
- 47:43SPEAKER_01: Yeah, totally.
- 47:44SPEAKER_00: Totally different vibe.
- 47:45SPEAKER_02: So and I'll put a link to yours in the show notes of mine.
- 47:49SPEAKER_02: Yes, and and so guys, go to MassiveAgent Podcast.com, check out, uh, click on episodes and uh or scroll down and you'll see it.
- 47:58SPEAKER_02: Click on the show notes, you can find a link to Byron, all of his different shows, all of his different uh different social media pages.
- 48:05SPEAKER_02: Um before we we wrap it up, so I do these rapid fire questions, it lets people get to know you a little bit more and what's important to you.
- 48:13SPEAKER_02: Instagram or Snapchat?
- 48:16SPEAKER_00: Well, Instagram for sure.
- 48:18SPEAKER_02: Facebook or Instagram?
- 48:21SPEAKER_00: If I can only pick one or can I say both?
- 48:23SPEAKER_00: Anybody say both?
- 48:24SPEAKER_00: Both.
- 48:25SPEAKER_00: That's a bullshit answer, but you you gotta pick one.
- 48:28SPEAKER_00: If I could only have one for the next six months.
- 48:36SPEAKER_01: Uh I'm gonna say Facebook.
- 48:40SPEAKER_02: Nice, nice.
- 48:41SPEAKER_02: Now the correct answer is both for sure.
- 48:44SPEAKER_00: Well, here's the thing.
- 48:46SPEAKER_00: Here's why I had to think about it so long.
- 48:47SPEAKER_00: I thought I answered that more business, like next six months operating my sales team of real estate.
- 48:54SPEAKER_00: Yeah, I didn't think about it in this in the light of building my personal brand, which is also I think you know as important and should be as important to everybody.
- 49:04SPEAKER_00: Sure.
- 49:04SPEAKER_00: So had to pick business over personal brand and building the company business.
- 49:08SPEAKER_00: And I think through Facebook I can do a more effective job of that.
- 49:12SPEAKER_01: Love it.
- 49:13SPEAKER_01: Books or podcasts.
- 49:17SPEAKER_01: Right now for me, podcasts.
- 49:20SPEAKER_00: iPhone or Android.
- 49:23SPEAKER_00: iPhone, there's no there's that shouldn't be a debate.
- 49:25SPEAKER_00: That shouldn't be debatable.
- 49:27SPEAKER_00: Are you on did you have blue bubbles when you were texting me?
- 49:29SPEAKER_02: Yeah.
- 49:30SPEAKER_00: All right, good.
- 49:31SPEAKER_00: Thank you.
- 49:31SPEAKER_02: Dude, I'm I'm I'm a little offended that you'd even question.
- 49:34SPEAKER_00: Well, I'm just making sure because I know I had some green bubble text giving me a headache earlier today, so right.
- 49:40SPEAKER_02: Stupid.
- 49:40SPEAKER_02: Uh Alexa or Google Home?
- 49:44SPEAKER_00: Uh I haven't played around with Google Home enough, so I'm gonna say Alexa.
- 49:48SPEAKER_00: Um, there's the Google Home.
- 49:51SPEAKER_00: Yep.
- 49:51SPEAKER_00: Is Google Home better?
- 49:53SPEAKER_02: No, that was Alexa.
- 49:54SPEAKER_02: Oh, that was Alexa.
- 49:56SPEAKER_02: I do not think it's better.
- 49:57SPEAKER_02: So so Alexa is uh Alexa is so it's it's like Apple, you know, the iPhone.
- 50:01SPEAKER_02: Like everyone makes the apps for the iPhone, and Androids don't have as many options.
- 50:06SPEAKER_02: Um, Alexa's the platform, so most skills, most flash briefings are done for Alexa.
- 50:11SPEAKER_02: For a creator, like I have my flash briefing on Alexa.
- 50:15SPEAKER_02: I can't figure out how the hell to get it on Google Home.
- 50:17SPEAKER_02: It's insane.
- 50:18SPEAKER_02: So it's much easier for creators too.
- 50:21SPEAKER_02: And you can order shit through it.
- 50:23SPEAKER_02: Yeah, it it's it's gonna take over.
- 50:26SPEAKER_00: Oh, totally.
- 50:27SPEAKER_00: Burgers or pizza?
- 50:29SPEAKER_00: Pizza.
- 50:30SPEAKER_00: We got good pizza in Connecticut, some of the best, New Haven County.
- 50:33SPEAKER_00: Big shout out to all the New Haven County pizza places.
- 50:37SPEAKER_02: Uh that's a part of the country I have to get up to visit.
- 50:40SPEAKER_02: It looks absolutely beautiful.
- 50:41SPEAKER_00: Yeah, you do, man.
- 50:42SPEAKER_00: Well, this is a great time.
- 50:43SPEAKER_00: Yeah, it falls actually really you get into like September up here.
- 50:46SPEAKER_00: September's a ridiculous month in Connecticut.
- 50:50SPEAKER_02: I uh, you know, I might be speaking in Staten Island in October, so uh I might be up that way.
- 50:55SPEAKER_02: Nice, brother.
- 50:56SPEAKER_02: Yes.
- 50:57SPEAKER_02: Uh let's see, New York or LA.
- 51:01SPEAKER_01: New York.
- 51:02SPEAKER_00: That's New York's the best.
- 51:04SPEAKER_00: I mean, I haven't been in all the cities in the world, but here in America, it's the best city we've got.
- 51:08SPEAKER_00: Uh, I'll go with the world just because I'm a true American guy, right?
- 51:12SPEAKER_00: We gotta go with the world there.
- 51:14SPEAKER_02: But I can't imagine Paris or Sydney or whatever is better than New York City.
- 51:19SPEAKER_02: I can't see it.
- 51:20SPEAKER_00: New York is unquestionably just such a dominant city in every aspect except the weather to LI.
- 51:28SPEAKER_02: Yes.
- 51:29SPEAKER_02: Baseball or football?
- 51:31SPEAKER_02: Football.
- 51:32SPEAKER_01: Are you a uh are you much of a basketball fan?
- 51:36SPEAKER_01: Yeah, love basketball.
- 51:37SPEAKER_01: Yeah, what's your favorite sport?
- 51:41SPEAKER_00: It's between NBA.
- 51:43SPEAKER_00: Uh for watching live NBA, I would say if I could only have one on TV, I consume more NFL on TV.
- 51:51SPEAKER_00: NFL TV, live NBA.
- 51:53SPEAKER_02: Fair.
- 51:54SPEAKER_02: Mountains or beach.
- 51:57SPEAKER_00: Beach.
- 51:58SPEAKER_00: I mean, if I can get on the mountain without climbing it, and I like the view, you know, but but uh beach, I would say.
- 52:05SPEAKER_00: And I'm not a big beach guy either, by the way, but so that's a tough one.
- 52:08SPEAKER_02: Are we in a nationwide real estate bubble or is this not a bubble?
- 52:15SPEAKER_01: This is not a bubble.
- 52:18SPEAKER_01: YouTube or Facebook Live?
- 52:25SPEAKER_00: Facebook Live, if you're depending on what you're using it for, Facebook Live if if you're coming from the sales community standpoint, and that's I guess how I'm gonna answer that question.
- 52:37SPEAKER_00: You know, if you're doing a podcast or or a show or something like that, I would probably say I I like the YouTube product.
- 52:46SPEAKER_00: I haven't used it really at all.
- 52:47SPEAKER_00: I've got to figure out like Wirecast or something, but uh Facebook Live is for like real estate salespeople, Facebook Live.
- 52:54SPEAKER_01: Totally.
- 52:55SPEAKER_01: Uber or Lyft?
- 52:57SPEAKER_01: Uber.
- 52:58SPEAKER_01: I never use Lyft.
- 53:00SPEAKER_01: Gary V or Grant Cardone, dude.
- 53:04SPEAKER_00: That's a tough one.
- 53:07SPEAKER_00: That's a really tough one.
- 53:11SPEAKER_00: Oh man, I gotta pick one there.
- 53:13SPEAKER_00: Yeah, I like both of those guys.
- 53:15SPEAKER_01: Yeah.
- 53:16SPEAKER_00: I like Grant Cardone a lot because for a salesperson that also wants to invest in multifamily real estate, Grant Cardone.
- 53:29SPEAKER_00: If I had to pick one that I who would you have dinner with if you could only choose one?
- 53:35SPEAKER_00: If I could only if I could have dinner, I would actually dinner I would choose Grant Cardone.
- 53:40SPEAKER_01: Okay.
- 53:40SPEAKER_00: Because I think I think with GC I'd have a better shot of pulling out a relationship that could you know translate into a deal down the road.
- 53:54SPEAKER_00: You know, I would want to I I'd spend the whole dinner talking about multifamily real estate, which I know he loves, and I would just focus the entire dinner on on multifamily real estate.
- 54:07SPEAKER_00: That's a tough one, dude.
- 54:08SPEAKER_02: I love how much thought you're putting into it, though.
- 54:10SPEAKER_02: And it's methodical though, because to me, I'm like, well, I think Grant Cardone's annoying.
- 54:14SPEAKER_02: Like, I don't like his personality.
- 54:18SPEAKER_00: I we just had a new guy Jane the team, he's like, ah, Grant Cardone, he rambles.
- 54:23SPEAKER_00: People think he he rambles, and and when he's talking about breaking down multifamily real estate, I don't care.
- 54:29SPEAKER_00: I've listened to big bigger pockets, all the shows.
- 54:32SPEAKER_00: The dude knows what he's talking about.
- 54:34SPEAKER_00: He's dialed in on multifamily real estate.
- 54:36SPEAKER_00: A lot of the other stuff, now I'm rethinking my whole thing.
- 54:40SPEAKER_00: I'm like, fuck, Gary V's involved in so much shit.
- 54:42SPEAKER_00: I'm an idiot.
- 54:43SPEAKER_00: I probably would say Gary V, but fuck, I'll tell you, Grant Cardone is right there.
- 54:47SPEAKER_00: I I think overall I'd say Gary V, but Grant Cardone is he doesn't have a lot of Gary V has a wide range of stuff he talks about.
- 54:55SPEAKER_00: And so my only thing right now with Gary V is when he's doing a four D's like a uh a deep dive into a company, what I'm talking about.
- 55:05SPEAKER_00: Yeah, oh yeah.
- 55:06SPEAKER_00: When he does that type of content, I freaking can't get enough of it.
- 55:10SPEAKER_00: Right when when he talks for an hour about empathy and happiness, I get it and I got the point, but I got limited time on my podcast listening to I want you crave more tactics.
- 55:22SPEAKER_00: I want the straight business shit.
- 55:23SPEAKER_00: Give me the business conversation over and over and over and over and over and over and over again.
- 55:28SPEAKER_00: And you know, he's actually helped a guy like me like be like, let me listen to more of this empathy stuff because it's Gary V.
- 55:33SPEAKER_00: Like, I'm already listening to it, so I'll listen to more of it.
- 55:36SPEAKER_00: But I want the straight business shit.
- 55:38SPEAKER_02: Yeah, I I I'm with you.
- 55:40SPEAKER_02: I'm I'm with you.
- 55:41SPEAKER_02: You're right.
- 55:41SPEAKER_02: Gary V's in everything, man.
- 55:43SPEAKER_02: Like, he is like he's just straight up business and entrepreneurship.
- 55:47SPEAKER_00: Because he was into wrestling growing up, and I was so ridiculously into wrestling growing up.
- 55:52SPEAKER_00: Like I was one row at WrestleMania's, I've been to Royal Rumbles, I've been to Survivor Series, I've been live.
- 55:58SPEAKER_00: It's a big Northeast thing.
- 55:59SPEAKER_00: That's you know, like all the Northeast guys that grew up in like when I grew up to like when Gary V grew up that time frame, all of them were into uh wrestling, it seemed like.
- 56:11SPEAKER_00: And so literally, if we had dinner, I feel like I would get no business value because we were going to so many random shit East Coast type of things that wouldn't bring any value to like my business conversation of what I really want to get off.
- 56:23SPEAKER_01: Sure.
- 56:24SPEAKER_00: You know, but yeah, that's a that's a good one.
- 56:26SPEAKER_00: That's a tough one for me.
- 56:28SPEAKER_00: Some people wouldn't be that tough.
- 56:29SPEAKER_02: Yes.
- 56:30SPEAKER_02: So what is what's what's your favorite app right now?
- 56:33SPEAKER_02: Give us an app recommendation.
- 56:35SPEAKER_02: What do you what are you super stoked with right now on your phone?
- 56:37SPEAKER_02: It doesn't have to be real estate or business related at all.
- 56:40SPEAKER_00: Man, I gotta tell you, I'm so basic.
- 56:42SPEAKER_00: I stripped down to really the stuff.
- 56:46SPEAKER_00: I mean, I love my Delta app.
- 56:48SPEAKER_00: Love my Delta app.
- 56:50SPEAKER_00: Gotta track that status.
- 56:52SPEAKER_00: I love Delta.
- 56:53SPEAKER_00: Um, I love my B of A app.
- 56:55SPEAKER_00: I'm just looking at my phone right now and just picking out the ones that are like my favorite app.
- 56:58SPEAKER_00: Starbucks app.
- 56:59SPEAKER_00: Can't go wrong with a Starbucks app.
- 57:01SPEAKER_02: No, you cannot.
- 57:02SPEAKER_00: The freaking salted caramel nitro brews.
- 57:05SPEAKER_00: I've never done the nitro brews until this year.
- 57:07SPEAKER_00: It's been hot this summer.
- 57:09SPEAKER_00: Those are unfricking believable.
- 57:12SPEAKER_00: Um I like to go on Twitter.
- 57:15SPEAKER_00: I don't produce great Twitter content.
- 57:17SPEAKER_00: Not that you shouldn't follow me, follow me there anyway.
- 57:20SPEAKER_00: Absolutely.
- 57:22SPEAKER_00: So I saw your video where you were talking about it.
- 57:24SPEAKER_00: Slack's the other big one.
- 57:25SPEAKER_00: I'm on Slack all the time, especially internally.
- 57:27SPEAKER_00: Slack's team, or even if you just have if you have just two admins, if you have an admin and an assistant, get a Slack channel.
- 57:35SPEAKER_00: Highly recommend because if you're getting 50, 60, 80 different text um chain or you know, chains a day like I am, then some of those can start to really get confusing.
- 57:47SPEAKER_00: Like for the important shit, have a Slack channel, dedicate to it.
- 57:50SPEAKER_00: That's that's probably my recommendation.
- 57:52SPEAKER_02: Love it.
- 57:53SPEAKER_02: Solid, solid practical advice.
- 57:56SPEAKER_02: Yeah.
- 57:57SPEAKER_02: And how can people find you if they don't know who you are and they're like, this guy's awesome?
- 58:01SPEAKER_00: I'd say, yeah, jack me up on Instagram at at my name, Byron Lazine, B-Y-R-O-N-L-A-Z.
- 58:10SPEAKER_00: You gotta get that Z in there.
- 58:11SPEAKER_00: People screw that one up.
- 58:12SPEAKER_00: I-N E.
- 58:13SPEAKER_02: Like the the Inman announcer, or what'd they say?
- 58:16SPEAKER_02: Byron Lazine.
- 58:17SPEAKER_00: They totally screwed up my last name, so I that was the first thing I said.
- 58:20SPEAKER_02: Yeah.
- 58:21SPEAKER_00: I had to go out there and correct them on my name and then watch you know, three people out of the 750 raise their hand that they've actually listened to the podcast.
- 58:29SPEAKER_00: So yeah, hit me up on Instagram.
- 58:31SPEAKER_00: I definitely will get back to anyone that even wants a direct message or um engage there.
- 58:38SPEAKER_00: That's the best place to get me.
- 58:39SPEAKER_02: Awesome.
- 58:40SPEAKER_02: And guys, go to massive agentpodcast.com.

- 59:27SPEAKER_02: I love it.
- 59:28SPEAKER_02: And and honestly, I think that that would be an important resource for a lot of the industry because there's so much shit changing so fast.
- 59:35SPEAKER_02: Uh, you're someone who gets it.
- 59:36SPEAKER_02: I think I'm someone who gets it.
- 59:38SPEAKER_02: And it's important to at least just have these real conversations so people can open their eyes.
- 59:44SPEAKER_00: Yeah, and and the conversation's gonna be the same, but it just is tweaking and evolving a little bit more every single week.
- 59:50SPEAKER_02: Exactly.
