SPEAKER_01: So you guys have maybe have seen the American Lifestyle magazine that uh a lot of agents have their branding on, you know, courtesy or compliments of, and then you know, your name.
• 4:41
  SPEAKER_01: It's it's a legit magazine with like what 50, 60, 80 pages, something like that.
• 4:47
SPEAKER_01: Um, but it has your branding on it, and you get to, for a super low cost, provide that to your sphere of influence.
• 4:52
SPEAKER_01: It has it's not something that people throw away, like a postcard, right?
• 4:56
SPEAKER_01: Postcards, door hangers, letters, people throw away.
• 5:00
  SPEAKER_01: Pretty quick.
• 5:01
SPEAKER_01: If you're me, like they're in the recycle bin before I even get back to the garage after checking the mail.
• 5:07
SPEAKER_01: But a magazine, people don't throw magazines away.
• 5:10
  SPEAKER_01: They just don't.
• 5:11
SPEAKER_01: They'll they'll peruse through them for a little bit, they'll put it on on their on their island or on their nightstand or something.
• 5:18
SPEAKER_01: And so that's what you want as a marketer.
• 5:20

SPEAKER_01: All right, guys, I'm here with Luke Acri with Reminder Media.
• 6:34
SPEAKER_01: Welcome to the Massive Agent Podcast.
• 6:36
  SPEAKER_01: How's it going?
• 6:36
SPEAKER_03: Oh man, it's going awesome, brother.
• 6:38
  SPEAKER_03: I told you it's a snowstorm, it's a blizzard where I'm at right now, but it's awesome.
• 6:42
  SPEAKER_03: Can't that is awesome.
• 6:43
SPEAKER_01: Yeah, I I was telling you before, like Salt Lake City this year, you know, normally we're known for our snow and ski resorts.
• 6:49
SPEAKER_01: Luckily, the mountains are still getting some snow, but the valleys, we got nothing.
• 6:53
SPEAKER_01: It's just been it's garbage because I love winter.
• 6:56
SPEAKER_03: And that makes one of us.
• 6:58
  SPEAKER_03: I I can't stand winter.
• 7:00
SPEAKER_03: I'm I'm outside of Philadelphia, so about 25 minutes outside of Philadelphia.
• 7:05
SPEAKER_03: But man, if I could, you know, live warmer, you know, like Miami area.
• 7:09
SPEAKER_03: I wanted to start an office in Miami just so I could be down there for the winter months.
• 7:13
SPEAKER_01: The Florida division of the company.
• 7:16
  SPEAKER_03: Exactly.
• 7:16
  SPEAKER_03: Yeah.
• 7:16
  SPEAKER_01: Yeah.
• 7:17
SPEAKER_01: You sound like my wife, though.
• 7:18
SPEAKER_01: She's lived here like we've both lived in Salt Lake our entire lives, pretty much, and she hates the winter.
• 7:24
SPEAKER_01: She hates snow, she hates being cold.
• 7:26
  SPEAKER_01: So yeah.
• 7:28
SPEAKER_01: We might end up getting a condo in Florida or something.
• 7:31
SPEAKER_01: And you might see me, you might see me down there.
• 7:34
  SPEAKER_01: All right.
• 7:35
SPEAKER_01: So um, you know, 2021's off to a it's pretty incredible start in a lot of ways.
• 7:41
SPEAKER_01: We could take that in a lot of directions.
• 7:43
SPEAKER_01: We were kind of talking uh before we started about uh Wall Street and just what's happening and the craziness, like stuff that you wouldn't have even fathomed.
• 7:52
SPEAKER_01: Uh, but what I think is so important for real estate agents to understand is when when people are confused and distracted, you have more opportunity to stand out and to make traction in your marketing efforts and to get clients and to be the voice of reason, like the adult in the room, to be like, hey guys, like here's what's going on, here's what this means, here's what it means to you.
• 8:14
SPEAKER_01: And so I I really I'm excited to hear what you have to say because you you're a marketer, like you see a lot of different things that agents do or don't do and have a good perspective.
• 8:24
SPEAKER_01: And you guys do something very specific at reminder media.
• 8:27
SPEAKER_01: Um, so I want to we're gonna talk about marketing mistakes that that agents make, like the the biggest ones from your perspective that they're making.
• 8:35
SPEAKER_01: Um before we do that, real quick, like how did you how did you get to where you are?
• 8:38
SPEAKER_01: How long have you been running Reminder Media?
• 8:40
SPEAKER_01: Have you been in real estate before?
• 8:42
  SPEAKER_01: Have you not?
• 8:43
SPEAKER_01: Like, you know, give us your your bio.
• 8:45
  SPEAKER_03: Yeah, yeah.
• 8:45
  SPEAKER_03: Great question.
• 8:46
SPEAKER_03: I'll try not to bore you.
• 8:47
SPEAKER_03: I'll give you the short version.
• 8:48
SPEAKER_03: In college, uh, started a company called Nextmark Design, which was a design agency.
• 8:53
SPEAKER_03: So did website design, uh, was doing the back end for websites because my degree was in computer science.
• 9:00
SPEAKER_03: And that was kind of my first foray into sales, was uh doing websites for small businesses, stuff like that.
• 9:05
SPEAKER_03: My uncle had started Reminder Media about 17 years ago.
• 9:09
SPEAKER_03: He was a mentor to me at the time when I was doing Nextmark Design, um, but was also, now I look back and understand, he was also selling me on saying, hey man, you know, we shouldn't go out this alone, we should join together.
• 9:20
SPEAKER_03: Uh, he had been heavy in print marketing, um, and he had reached a point in his entrepreneurial journey where I think a lot of people listening to this can have camaraderie with.
• 9:29
SPEAKER_03: There's a lot of valleys in the journey of business.
• 9:32
SPEAKER_03: And he had just reached a burnout phase, and it was just wasn't sure what the next uh step was going to be for him.
• 9:38
SPEAKER_03: And so he convinced me at that point, hey, join forces with him.
• 9:41
SPEAKER_03: That was a little over a decade ago.
• 9:43
SPEAKER_03: And man, I just tell people, God's blessed us.
• 9:45
SPEAKER_03: It's been an incredible ride.
• 9:46
SPEAKER_03: We had about 40 employees, we have about 280 now.
• 9:49
SPEAKER_03: Uh, we've worked with about a hundred thousand real estate agents.
• 9:53
SPEAKER_03: I've never been a real estate agent myself, although my brother I convinced four years ago to jump into real estate, mainly because I had reached a point, like you said, I'm a marketer and I've been teaching these principles of marketing, like where people are failing, what they need to do to work.
• 10:09
SPEAKER_03: And you know this more than anybody, you got to be so evangelistic about your message, right?
• 10:14
SPEAKER_03: You've got to believe in it so much in order to convince others to follow along.
• 10:19
SPEAKER_03: And I had just reached a point about four years ago going, are the things that I'm teaching, are they still practical?
• 10:24
SPEAKER_03: Especially because we're heavy in print and everybody's telling me print's dead, the industry's shifting, all this stuff.
• 10:30
SPEAKER_03: So four years ago, convinced my brother to get in.
• 10:32
SPEAKER_03: I said, Hey man, I'm not gonna support you.
• 10:34
SPEAKER_03: He was unhappy in his life and showed interest in real estate.
• 10:37
SPEAKER_03: He said, Not gonna support you, but I'm gonna teach you and do exactly what we coach.
• 10:41
SPEAKER_03: And his first year in the business, he did 35 transactions.
• 10:44
SPEAKER_03: His second year, he did 78.
• 10:45
SPEAKER_03: His third year, he did 100.
• 10:47
SPEAKER_03: Last year was his um fourth year basically in the business.
• 10:51
SPEAKER_03: He did just under 200 transactions, he did 195 transactions.
• 10:55
SPEAKER_03: So that gave me kind of my boots on the ground, going, okay, I believe in this more than I ever have in the principles that you know we espouse and preach here.
• 11:03
SPEAKER_03: But that's a little bit of my journey.
• 11:05
SPEAKER_03: Been doing reminder media for a little over a decade now.
• 11:07
  SPEAKER_01: That's incredible.
• 11:08
SPEAKER_01: Thank you for sharing that because those are some serious sales.
• 11:12
SPEAKER_01: And you know, it I think it's fair to say he's not coming back, you know.
• 11:16
SPEAKER_03: Well, now he won't he won't even take my coaching now, man.
• 11:19
SPEAKER_03: Now he's trying to coach me.
• 11:20
SPEAKER_03: I'm like, hey, what happened here?
• 11:22
  SPEAKER_01: Yeah, yeah.
• 11:23
  SPEAKER_01: Well, I mean, he's he's got the results.
• 11:25
  SPEAKER_01: That's pretty impressive.
• 11:26
SPEAKER_01: So what are some of the things that you taught him?
• 11:28
SPEAKER_01: Like, let's just jump into it.
• 11:29
SPEAKER_01: Like, what are some of those concepts that you that you taught him or or that you guys um you know that that you've learned that helped him do that?
• 11:37
SPEAKER_03: Yeah, so I'll break down for you the three principles that I feel you have to have in your marketing.
• 11:43
SPEAKER_03: I think you mentioned, hey, why don't agents fail?
• 11:46
SPEAKER_03: You know, over the past decade of doing this and working with tens of thousands of agents, I think the biggest reason why agents fail is the most simplistic, is they basically don't execute.
• 11:56
SPEAKER_03: Uh, how many agents listening to this right now, right?
• 11:58
SPEAKER_03: How many have people have paid for a system that they never use?
• 12:02
SPEAKER_03: You know, one of the biggest pain points in reminder media's history of trying to work with agents, we would sell them to use our American Lifestyle magazine.
• 12:11
SPEAKER_03: And we out of a hundred agents we would sell, 69 of them would actually mail.
• 12:17
SPEAKER_03: The other would literally pay us and never get their list in, never get their photos, and never actually execute.
• 12:24
SPEAKER_03: And so that was a big, big pain point in my early days trying to solve for agents.
• 12:28
SPEAKER_03: I mean, it's kind of simplistic, but you know, I have to share it with everybody.
• 12:31
SPEAKER_03: It's like you sign up for systems and you don't use them.
• 12:35
SPEAKER_03: And the reason why you don't use them is one is unorganized, right?
• 12:39
SPEAKER_03: We can all feel that pain.
• 12:41
SPEAKER_03: But then the second is the systems are too complicated.
• 12:44
SPEAKER_03: And so what I set out to do years and years ago is go, hey, how do you be, how do we be the easy button for real estate agents where they can focus on what they do best, which is the sales aspect, we can focus on what we do best.
• 12:56
SPEAKER_03: My passion, 80 hours a week, is marketing, right?
• 12:59
SPEAKER_03: And so their passion is helping people find their dream home, helping them sell their home.
• 13:03
SPEAKER_03: So that's really kind of, I think, the big reason agents fail.
• 13:07
SPEAKER_03: The principles I would give you, kind of the three principles of what help my brother succeed.
• 13:12
SPEAKER_03: I put it into an acronym because acronyms are corny, but they're easy to remember.
• 13:17
SPEAKER_03: And it's something I've really been pressing hard on people these days.
• 13:21
SPEAKER_03: It's the acronym of FIT.
• 13:22
  SPEAKER_03: So F I T.
• 13:24
SPEAKER_03: And what I've been telling people is you got to get your marketing fit, right?
• 13:27
SPEAKER_03: Because your marketing is out of shape, your marketing's failing, it's not getting you the results you want, you got to get it fit.
• 13:31
SPEAKER_03: So, what does FIT stand for for?
• 13:33
SPEAKER_03: You need frequency, you need impact, and you need trust.
• 13:38
SPEAKER_03: And when those three things come together, and there's a medium or a bunch of different mediums that you can accomplish this in.
• 13:44
SPEAKER_03: But once those three things come together, that's when people know, like, and trust you and ultimately remember you.
• 13:51
SPEAKER_03: And I can break down for you each of those uh pieces of frequency, impact, and trust, because there's a lot there, but that's really, really the principles you need in your marketing.
• 14:01
SPEAKER_01: Let's definitely break those down.
• 14:03
SPEAKER_01: Uh, I what I love about where this is about to go is I get asked all the time for tactics, like, you know, how do you do this one thing with Instagram reels?
• 14:12
SPEAKER_01: Or, you know, but if the message is wrong, if the message sucks, if the content sucks, if the topic of the content it people don't give a shit about, it's not gonna do well.
• 14:23
SPEAKER_01: You know, it's just it's gonna bomb.
• 14:24
SPEAKER_01: It doesn't matter if you got all your hashtags dialed in or if you had, you know, like everything was perfect if the topic sucks.
• 14:32
SPEAKER_01: So uh I I love where this is about to go.
• 14:34
  SPEAKER_01: So let's do it.
• 14:36
  SPEAKER_01: Let's let's go there.
• 14:37
  SPEAKER_03: All right.
• 14:37
SPEAKER_03: So I'll give you, uh I'll break it down for you, and we can go in and I can give you some maybe tactics along the way.
• 14:42
SPEAKER_03: But first for the F is frequency, right?
• 14:45
SPEAKER_03: And I mentioned most people fail because they don't execute.
• 14:48
SPEAKER_03: Well, frequency is not only the reason why I chose the word frequency is it's not just about how frequent you're in front of somebody, even though that is a key component.
• 14:56
SPEAKER_03: Most people don't realize there's that old law in say or in marketing and sales called the law of seven.
• 15:02
SPEAKER_03: You've got to get your message in front of people at least seven times for them to even remember.
• 15:07
SPEAKER_03: So there's that law of seven, but it's about frequency to get in front of people, but it's also frequency that the way you communicate with them.
• 15:16
SPEAKER_03: So you know how radio stations have different frequency levels?
• 15:20
SPEAKER_03: You need to understand the frequency level that your client actually wants to communicate with you on.
• 15:25
SPEAKER_03: You might prefer a Facebook message or a text message, right?
• 15:29
  SPEAKER_03: I might prefer a face-to-face cup of coffee.
• 15:31
SPEAKER_03: Do you know that about your clients?
• 15:33
SPEAKER_03: The deeper you can understand, and maybe the exercise people could do is who is your ideal client?
• 15:40
SPEAKER_03: Do you even know the ideal client that you're trying to attract?
• 15:42
SPEAKER_03: If you want your marketing to be effective, you've got to know the avatar, man.
• 15:46
SPEAKER_03: You've got to know who am I actually trying to attract and where are they?
• 15:50
SPEAKER_03: Like, where do they spend their time?
• 15:52
SPEAKER_03: Where do they, how do they like to communicate and try to communicate on that frequency level?
• 15:57
SPEAKER_03: Frequency about being in front of people is all about familiarity.
• 16:02
SPEAKER_03: So there's this rule in psychology that the more frequent you are with somebody, the more familiar they become with you, the more familiar somebody becomes with you, the more comfortable they become with you.
• 16:14
SPEAKER_03: So everybody who's never heard of Luke Akry on this podcast, right?
• 16:18
SPEAKER_03: This is the first time they're hearing me just, you know, talk, their comfort level and trust level in my speaking is probably low.
• 16:26
SPEAKER_03: Not because I've done anything or they've done anything.
• 16:28
  SPEAKER_03: It's just natural.
• 16:29
SPEAKER_03: They've never heard of me before, they don't know who I am.
• 16:31
SPEAKER_03: And so the more I'm in front of them, the more familiar they'll become, the more comfortable they become.
• 16:36
SPEAKER_03: And ultimately, we're all trying to get into that know, like, and trust.
• 16:40
SPEAKER_03: So you gotta be frequent.
• 16:41
SPEAKER_03: Think of the wall of seven at least seven times.
• 16:44
SPEAKER_03: I tell people, think of your significant other.
• 16:46
SPEAKER_03: If you dated your wife once a quarter, would you have a great relationship with your wife?
• 16:52
SPEAKER_03: So why do we think if we contact our past clients once a quarter that they're gonna have a great relationship with us?
• 16:57
  SPEAKER_03: They're not, right?
• 16:57
SPEAKER_03: I'm not saying you have to be just like your wife or something, but the reality is you got to be in front of them all the time with a medium of communication that they like.
• 17:07
SPEAKER_03: The I, and feel free to cut me off anytime because I know I'm talking pretty fast.
• 17:11
  SPEAKER_03: Keep rolling.
• 17:12
  SPEAKER_01: No, keep rolling.
• 17:13
SPEAKER_03: The I stands for impact.
• 17:15
SPEAKER_03: So the biggest mistake I see marketers make is they have a company, the company gets into business, they hang their shingle, as you say, and this is how they market.
• 17:26
SPEAKER_03: Look at me, I'm here.
• 17:27
SPEAKER_03: Here's my accolades, here's my services, here's what I can do for you.
• 17:32
SPEAKER_03: It's all me, me, me, me, me.
• 17:34
SPEAKER_03: And then we wonder why we send postcards out and people glance at it and they toss them.
• 17:39
SPEAKER_03: Why we send emails and the opening rates are so low.
• 17:42
SPEAKER_03: And the reality is it's kind of like a lottery marketing because your marketing is all about you and it's all about your services, what you offer, your accolades, your knowledge.
• 17:53
SPEAKER_03: In the end, people glance at it, and if it doesn't hit them at the exact right time where they're in the buying mode for whatever on that postcard, what's ever on that email, they toss it.
• 18:02
SPEAKER_03: So, what I always challenge people is I go, most people think of their marketing by segmenting based upon what they want.
• 18:08
SPEAKER_03: These are my hottest clients, these are my subpar clients.
• 18:11
SPEAKER_03: What if you just flip the script a little bit and thought about it through the lens of let me segment my clients based upon what they're into, what they like, because it just gives you a different method of communication now that you can actually touch them with.
• 18:24
SPEAKER_03: And here's the key to marketing.
• 18:26
SPEAKER_03: It's a little bit of a pet peeve of mine.
• 18:28
SPEAKER_03: The key to marketing is relevancy.
• 18:30
SPEAKER_03: The more relevant I can be to the consumer, the more they'll pay attention.
• 18:35
SPEAKER_03: So if I buy a car today and I see a car commercial tomorrow, there's no relevancy.
• 18:40
SPEAKER_03: I've already fulfilled that pain point.
• 18:42
SPEAKER_03: I have no need for it.
• 18:43
  SPEAKER_03: I tune out.
• 18:44
SPEAKER_03: And so what you have to ask yourself is how do I become relevant with the needs of my clients?
• 18:49
SPEAKER_03: And the hack I always give people, especially in real estate, this is a great exercise tactically to do.
• 18:55
SPEAKER_03: Go to your CRM or your Excel doc, however you keep your client list and go down and ask yourself do I know the Ford method on each of these people in my database?
• 19:07
  SPEAKER_03: Especially your advocates.
• 19:09
SPEAKER_03: So what does Ford stand for?
• 19:10
SPEAKER_03: It stands for family, occupation, recreation, and dreams.
• 19:15
SPEAKER_03: And if you know, hey, Dustin, what's what's his family?
• 19:19
SPEAKER_03: If you know, hey, what does he do for work?
• 19:21
SPEAKER_03: Hey, what are his hobbies?
• 19:22
  SPEAKER_03: What is he into?
• 19:23
SPEAKER_03: The fact that I know you're doing 75 hard or that you just did 75 hard, right?
• 19:27
SPEAKER_03: There's a method of communication I can now have with you.
• 19:29
SPEAKER_03: And then what are your dreams?
• 19:30
SPEAKER_03: You as a real estate agent pay such a critical component into someone's dreams because their house is really where they spend their life, right?
• 19:39
  SPEAKER_03: Their home.
• 19:39
SPEAKER_03: And not only it's one of their biggest purchases, if not their biggest purchase of their life.
• 19:43
SPEAKER_03: And so if you know those four pillars on somebody, you can communicate with them well.
• 19:48
SPEAKER_03: And when you can communicate on a relationship level, that's what creates the impact.
• 19:53
SPEAKER_03: So if I was in the gym this morning, which I didn't go, shame on me, and I, you're one of my core advocates, Dustin, right?
• 19:59
SPEAKER_03: And I know you did 75 Hard.
• 20:00
SPEAKER_03: I could literally pull out my phone, do a quick video that says, hey, Dustin, hey man, thinking about you this morning.
• 20:05
  SPEAKER_03: Hope 75 hard's going really well.
• 20:07
SPEAKER_03: I'm in the gym right now, you know, getting my ass handed to me, basically.
• 20:11
SPEAKER_03: Put that in a text, shoot it to you.
• 20:14
SPEAKER_03: That's going to make so much more impact than just the simple postcard hitting your mailbox because it's personal.
• 20:22
SPEAKER_03: And what people don't understand is when they look at the data of their deals, the stats show this.
• 20:28
SPEAKER_03: The National Association of Realtors puts out a report every year.
• 20:31
SPEAKER_03: Almost 60 plus percent of all business done in real estate is done through relationships.
• 20:36
SPEAKER_03: It's literally done by those video text messages, those phone calls, those face-to-faces.
• 20:40
SPEAKER_03: They're done from your sphere where you've built those friendships.
• 20:43
SPEAKER_03: That only comes from impact.
• 20:46
SPEAKER_03: Another tactical hack I'll give you on the Ford method that I've used.
• 20:50
SPEAKER_03: Facebook will allow you to do basically friends list.
• 20:52
SPEAKER_03: I don't know if you're familiar with this or not.
• 20:55
SPEAKER_03: You can basically get friends list on Facebook.
• 20:58
SPEAKER_03: And what that will allow you to do is you can create these lists of friends and you can put these lists of friends in.
• 21:03
SPEAKER_03: Maybe it's your past clients that you've friended on Facebook, maybe it's your prospects that you friended because you've gotten them from Facebook ads or whatever, right?
• 21:10
SPEAKER_03: And you have these lists, then you can go and look at that list and see what they're posting, and then you can engage with them based upon what's going on in their life.
• 21:19
SPEAKER_03: Because people will post about their vacations, they'll post about the new puppy they get, and it gives you a human way to connect.
• 21:25
SPEAKER_03: And this proves out in content, right?
• 21:28
SPEAKER_03: So content, if you're posting on Instagram, if you're posting on Facebook, I posted a motivational quote, I don't know, like two days ago.
• 21:34
SPEAKER_03: I'm gonna pull up my Instagram right now, just to tell you the power of like personalization versus just random business content.
• 21:40
SPEAKER_03: So I post a post called Crush Your Morning Routine was this inspirational message.
• 21:45
SPEAKER_03: I only got 246 likes on that post, and that was three days ago.
• 21:50
SPEAKER_03: I posted last night a picture of my wife and I with our little baby girl.
• 21:54
SPEAKER_03: And I posted that and says, Oh, I'm teaching my little baby girl Evelyn Ray, who we just had.
• 22:00
SPEAKER_03: How to play the keys.
• 22:01
SPEAKER_03: That post in 20 hours has 606 likes.
• 22:05
  SPEAKER_03: Why?
• 22:06
  SPEAKER_03: Because it's personal, right?
• 22:07
SPEAKER_03: It's it's people want to get to know Luke personally.
• 22:10
SPEAKER_03: That's what's going to move me closer with them in that no like and trust category.
• 22:16
SPEAKER_03: So that's the impact side.
• 22:18
SPEAKER_03: And then I'll wrap it up with the trust because I know I'm throwing a lot down here.
• 22:21
SPEAKER_03: But the trust is the probably the best and the biggest component when it comes to getting business.
• 22:28
SPEAKER_03: If you're frequently in front of Dustin and I create impact with you by connecting personally over the Ford methodology, well, in the end, we become best friends.
• 22:37
SPEAKER_03: It doesn't mean you're actually going to use me as a real estate agent.
• 22:39
SPEAKER_03: And I didn't get into real estate just to have a bunch of best friends, right?
• 22:42
SPEAKER_03: I got into real estate to do business.
• 22:44
SPEAKER_03: So I've got to position myself as the business of trust, hence the T.
• 22:50
SPEAKER_03: So you've got to see me as the subject matter expert in my industry.
• 22:57
SPEAKER_03: I need to present myself in a way through my marketing that consciously and subconsciously puts me as the subject matter expert of real estate in the Philadelphia market, if that's my market.
• 23:08
SPEAKER_03: How do I do that?
• 23:09
SPEAKER_03: There's three easy ways I think you can build trust.
• 23:12
SPEAKER_03: One is showcase your accolades.
• 23:15
SPEAKER_03: So, you know, if I humble brags.
• 23:18
  SPEAKER_03: Yeah, humble brags, exactly.
• 23:19
SPEAKER_03: It's a perfect way to say it.
• 23:20
SPEAKER_03: Meaning, if I introduce myself as Luke Acre a marketer, people are like, okay, that's great.
• 23:25
SPEAKER_03: If I say, hey, I'm Luke Acre marketer, I've been at this for over a decade, well, that adds a little bit of credibility because you don't last a decade, but it's still not a ton.
• 23:33
SPEAKER_03: If I say, hey, I'm Luke Acre marketer, you know, been at this for 10 years, I've worked with a hundred thousand real estate agents, adds even more credibility in an accolade.
• 23:42
SPEAKER_03: That I could go on, hey, I've been on the Inc.
• 23:44
SPEAKER_03: 5000, my company four years in a row.
• 23:46
SPEAKER_03: I can add little accolades that do these humble brags, as you say, to build rapport, build trust in people's minds of, yeah, Luke knows what he's talking about.
• 23:56
SPEAKER_03: The problem with accolades is that bragging, you have to walk that fine line.
• 24:02
SPEAKER_03: And people, they care what you have to say, but they ultimately doubt what you have to say because you could make it up.
• 24:08
SPEAKER_03: And so they care more what your clients have to say about you.
• 24:11
SPEAKER_03: So the second way you could tangibly build trust in your marketing is showcase your client testimonials.
• 24:18
SPEAKER_03: Showcase if you do case studies, showcase a client's story, how a client came to you with this problem, right?
• 24:26
SPEAKER_03: They weren't able to buy their home because of a credit problem, and you got them hooked up with a credit repair specialist.
• 24:31
SPEAKER_03: They ended up fixing their credit.
• 24:32
SPEAKER_03: In the end, you ended up helping them get a down payment on a home, realizing they didn't need 20%, they only needed three.
• 24:38
SPEAKER_03: Like you showcase that story for people of what that client's experience was, what that client says about you, that speaks even louder in trust than your accolades.
• 24:49
SPEAKER_03: And the third, which is the hardest for people to do, because it's not short term, it's long term, it's do what you're doing right now.
• 24:57
SPEAKER_03: It's put out educational content.
• 25:00
SPEAKER_03: When you put out educational content consistently in your subject matter, people will naturally start associating you as an expert in that subject.
• 25:11
SPEAKER_03: So if I put out a podcast myself, stay paid, right?
• 25:14
  SPEAKER_03: And it's a marketing, it's a sales podcast.
• 25:16
SPEAKER_03: When we were first launched, it was only like my mom and a couple of friends listening to it.
• 25:21
SPEAKER_03: But we're 200 and something episodes in now.
• 25:24
SPEAKER_03: And I have clients and prospects that listen to that podcast all the time.
• 25:30
SPEAKER_03: And in the short term, it generates me no money, right?
• 25:34
SPEAKER_03: It just takes a lot of my time.
• 25:35
SPEAKER_03: I pay a lot of money now for the video editing, all this stuff.
• 25:39
SPEAKER_03: But in the long term, it's reaping a ton of dividends for me because it's positioned me as a credible authority on marketing within my space.
• 25:50
SPEAKER_03: And so think about you.
• 25:52
SPEAKER_03: An easy way to do this from a hack standpoint is think about your FAQs.
• 25:57
SPEAKER_03: What are the most frequently asked questions that you're asked all the time as a real estate agent?
• 26:02
SPEAKER_03: You need to document those.
• 26:03
SPEAKER_03: Pull out your phone, document it from video, pull out your email, document it in email.
• 26:10
SPEAKER_03: All of a sudden, you have a whole library of content just generated from your FAQs to build trust.
• 26:16
SPEAKER_01: Well, that was pretty much like a real estate marketing masterclass.
• 26:20
SPEAKER_01: And sorry, I went on for a while there.
• 26:23
SPEAKER_01: Yes, yes, please apologize for giving an awesome masterclass.
• 26:27
SPEAKER_01: No, uh what I love about it is so many of those principles, like I've been screaming from a rooftop, just worded differently, but the concepts are the same.
• 26:36
SPEAKER_01: You know, there's something that happens to a real estate agent when we get our license, like our DNA changes, and we're like, I must must post about real estate all the time.
• 26:46
SPEAKER_01: And it and like we shut off our brains where we don't even consider the other side, like who's actually seeing it?
• 26:53
SPEAKER_01: And do they even give a shit?
• 26:54
SPEAKER_01: Is it gonna get their attention?
• 26:55
SPEAKER_01: Is it gonna build trust?
• 26:56
SPEAKER_01: Is it gonna build credibility?
• 26:59
SPEAKER_01: No, it most of the time it's not because they're tuning it out or unfollowing you or you know, scrolling fast past you whenever they see your shit.
• 27:06
SPEAKER_01: Uh, but if you do the stuff like you're talking about, that you know, show a personal side so a personal connection can be made so that you're actually likable, so that you know they they have a reason to keep following you once they've already bought a house or they don't plan to for seven years, you know, like oh, I saw a crazy example of this, man, on Instagram.
• 27:27
SPEAKER_03: Um, I got friended by a real estate agent, and this lady basically I looked at her feed, and her real estate feed was just listings, right?
• 27:35
SPEAKER_03: It was just houses, right?
• 27:36
SPEAKER_03: That she was trying to sell.
• 27:38
SPEAKER_03: And it was what was so funny is her most recent post, though, was a picture of her, just a snap of her.
• 27:44
SPEAKER_03: It was kind of like a selfie, and it had the most likes, like hundreds of likes.
• 27:48
SPEAKER_03: Every other picture of the listings had no likes.
• 27:50
SPEAKER_03: I scrolled down way back in her feed, I find another picture of her, and I couldn't, and it actually has likes and engagement.
• 27:57
SPEAKER_03: And I'm like, man, if you just look at your data, it's screaming to you.
• 28:02
SPEAKER_03: It's not that you never should post your listings.
• 28:04
SPEAKER_03: You 100% should post your listings, show you're active, show what you're passionate about, but also bring in your own personality, bring in your own self.
• 28:14
SPEAKER_03: Don't be afraid to document, right?
• 28:16
SPEAKER_03: Versus create, as Gary V would say.
• 28:18
SPEAKER_03: And that's what will get people to engage with you.
• 28:21
SPEAKER_03: And in the short term, Instagram does not generate business for you.
• 28:25
  SPEAKER_03: It doesn't.
• 28:26
SPEAKER_03: It's it takes a long term of building the relationship and the brand over Instagram for it to really generate business for you.
• 28:33
SPEAKER_01: Yeah, you mentioned the you know, the law of seven, uh, where you know if somebody just sees an ad or a post or something from you or a billboard, whatever it is, a postcard, they see it one time, that you're that they don't remember you, you know, two seconds later, but then they see you a second time.
• 28:50
SPEAKER_01: Oh, there's some familiarity there.
• 28:51
SPEAKER_01: Oh, okay, third time, fourth time, and then pretty soon you are now familiar and not a stranger.
• 28:57
SPEAKER_01: And if you're familiar, you still that's like you said earlier, too, your job's not done.
• 29:03
SPEAKER_01: You've built credibility, they remember you.
• 29:05
SPEAKER_01: They probably think, okay, you're you're good at what you do, but then you have to show up when their timing is right, so they remember you at that time.
• 29:13
SPEAKER_01: I'm always talking about social media posting, like at the foundation of having a successful real estate career and building a brand is you need to show up as often as possible in as many places as possible, yep, with stuff that's interesting that allows people to make a personal connection with you, that builds your credibility, uh, but is also entertaining and fun.
• 29:35
SPEAKER_01: And and so that can be done in so many different ways, of course.
• 29:39
SPEAKER_01: Um, what are some of the ways that you're seeing agents really have success with accomplishing that, with, with, you know, you know, to the end of, you know, you want to be seen everywhere, but you know, what what's the right stuff that should be seen?
• 29:53
  SPEAKER_03: Yeah, no, it's a great question.
• 29:54
SPEAKER_03: I think from a content perspective, um, so let's take postcards because I beat them up, right?
• 30:00
SPEAKER_03: But I think postcards is an effective strategy.
• 30:02
SPEAKER_03: Our company offers postcards from a farming perspective.
• 30:05
  SPEAKER_03: Absolutely.
• 30:05
SPEAKER_03: So how do you so how do you do postcards well?
• 30:08
SPEAKER_03: And this type of content can apply across the medium, whether it's postcards, social.
• 30:14
SPEAKER_03: I call it the three E's of content.
• 30:17
SPEAKER_03: Your content, if you're sending out a 12 by 12 campaign, meaning one postcard a month for 12 months, your return should be around 2%.
• 30:26
SPEAKER_03: For every 50 homes that you farm, you should be getting about one transaction, right?
• 30:30
  SPEAKER_03: That's what we've seen.
• 30:30
SPEAKER_03: That's what I think if you read the Millionaire Real Estate Agent, that's what they saw.
• 30:34
SPEAKER_03: I think you have to add some proactive stuff in there that I could talk about.
• 30:37
SPEAKER_03: But the three E's of content is education, entertainment, and endearment.
• 30:43
SPEAKER_03: And what I always talk to people about is I say, look, when you're doing educational content, right, that can be a myriad of different things, but for you, it's very obvious, educate people on things that are tied to you.
• 30:53
SPEAKER_03: So, what are the uh top renovations someone can do in their home to get better equity in their home and educate them on that?
• 31:00
SPEAKER_03: What would it mean to refinance uh with the interest rates that they are right now?
• 31:04
SPEAKER_03: It's still tied to you, even though it's not directly about using you as a real estate agent, it still ties you, it's value-driven, it's educational.
• 31:13
SPEAKER_03: But don't just do educational, then you do entertaining.
• 31:17
SPEAKER_03: So, what's entertaining look like?
• 31:18
SPEAKER_03: Real estate agents that I've seen do this really, really well is they pepper in two types of entertainment.
• 31:24
SPEAKER_03: They pepper in a lifestyle entertainment, so that's like recipes.
• 31:27
SPEAKER_03: You wouldn't believe we send out 10 million plus magazines a year.
• 31:31
SPEAKER_03: Our most popular piece of content by far with consumers is the recipes.
• 31:36
SPEAKER_03: The amount of test everybody loves to eat, I guess.
• 31:39
SPEAKER_03: It's like the amount of testimonials that come in from people raving about these recipes, their clients calling them, but recipes would be a lifestyle-based one.
• 31:47
SPEAKER_03: But then entertainment that also ties you to the community.
• 31:51
SPEAKER_03: So think about the community you're farming.
• 31:53
SPEAKER_03: What's happening in that community?
• 31:55
SPEAKER_03: What local events are going on?
• 31:56
SPEAKER_03: Where's the farmers' market in that community?
• 31:59
SPEAKER_03: What are the special sightseeing places that maybe no one else knows about?
• 32:03
SPEAKER_03: What's going on in Main Street, right?
• 32:05
SPEAKER_03: Things that could be entertaining that tie you to that community.
• 32:08
SPEAKER_03: That's where I've seen real estate agents do it really well.
• 32:11
SPEAKER_03: They pepper in lifestyle entertainment plus personal kind of community entertainment.
• 32:15
SPEAKER_03: And then the endearment, I think, is a huge opportunity that people miss out on.
• 32:20
SPEAKER_03: So, what do I mean by endearment?
• 32:22
SPEAKER_03: How do you endear yourself to that client and that community?
• 32:26
SPEAKER_03: One of the most simplistic ways is find a local charity.
• 32:31
SPEAKER_03: So, Steve, my partner, and I here at Reminder Media, we support Philabundance.
• 32:35
  SPEAKER_03: It's a food bank in Philadelphia.
• 32:37
SPEAKER_03: Find your local food bank and support them.
• 32:41
SPEAKER_03: Man, if you're farming a geographic farm as a real estate agent, imagine this is what I coached my agents to do over Thanksgiving.
• 32:48
SPEAKER_03: Do a food drive for that local food bank, do your mailer all about raising awareness and doing a food drive for that food bank.
• 32:56
SPEAKER_03: And then it's beautiful because you get a bunch of different great things from that.
• 33:00
SPEAKER_03: One is you get the halo effect.
• 33:03
SPEAKER_03: The halo effect in psychology is when I associate myself with something good, people naturally associate that back on me.
• 33:09
SPEAKER_03: So I get that association effect.
• 33:11
SPEAKER_03: Now, don't support charity just for the halo effect, but you get my point.
• 33:15
SPEAKER_03: They're naturally going to see you in a better light.
• 33:17
SPEAKER_03: The second is you now have a perfect opportunity to go do a face-to-face with that client.
• 33:24
  SPEAKER_03: Because guess what?
• 33:25
SPEAKER_03: After I said, hey, I'm raising awareness for the local food bank, I'm doing a food drive, I can also say, I'd love to stop by your house and pick up any of the food cans that you want to want to donate.
• 33:34
SPEAKER_03: And now I get a face-to-face with everybody in that farm and I don't have to go door knock and I don't have to make it awkward, right?
• 33:39
SPEAKER_03: So it gives me a face-to-face in the community, which is going to translate ultimately to business.
• 33:44
SPEAKER_03: And then when you look at your endearment, it doesn't just have to be the charity, it could be, hey, the schools, what's going on in the local schools?
• 33:51
SPEAKER_03: If is your place of worship in that farm area that you're going after, how do you get involved from that perspective?
• 33:57
SPEAKER_03: When you endear yourself, you entertain and you educate from a content perspective, people see your content as valuable, not as spam.
• 34:05
SPEAKER_03: They don't see it as just like an oil change promo that's coming through the mail or a furniture coupon, right?
• 34:11
SPEAKER_03: That's coming through the mail.
• 34:12
SPEAKER_03: They actually see it as value.
• 34:13
SPEAKER_01: Yeah, the relevancy to them is through the roof.
• 34:16
SPEAKER_01: Like uh I forget who it was, but uh I would give these postcards that were just generic, like you know, sell your house.
• 34:22
  SPEAKER_01: Like, okay, cool.
• 34:23
SPEAKER_01: And then it's sell your house in West Jordan, which is the the city I live.
• 34:27
SPEAKER_01: Okay, a little bit more relevant.
• 34:29
SPEAKER_01: Sell your house in the subdivision.
• 34:31
  SPEAKER_01: Like, oh, that's interesting.
• 34:33
SPEAKER_01: And then I saw somebody that's like, sell your house on the name of street, and it got my attention.
• 34:40
SPEAKER_01: I was like, why did this get my attention?
• 34:42
SPEAKER_01: Because it's highly freaking relevant, love it, right?
• 34:45
  SPEAKER_01: Highly, highly relevant.
• 34:46
SPEAKER_01: And you know, can you scale that with mailers?
• 34:49
SPEAKER_01: Maybe, you know, uh, depends on how long the streets are, but uh it, you know, it works so much better.
• 34:55
SPEAKER_01: It works so much better.
• 34:56
SPEAKER_01: So uh, you know, and and one last thought on you know, if you have a farm area, you said this, you know, I'll just say it a different way.
• 35:05
SPEAKER_01: Be active in that community, you know, be like go to the restaurants that are there, like go to the parks, um, take videos of you and your family at the parks, like you know, be actually like be there and let people see you be there, and not in some like you know, staged way, but just that you know, it's real, like just document what you're doing, and then you are an active part of the community, then people will will feel that if they know that you live 20 miles away, but you're farming their area that like people people aren't stupid.
• 35:36
SPEAKER_01: Now, let me correct that.
• 35:37
SPEAKER_01: People are extremely stupid, but in this way they are not stupid.
• 35:42
SPEAKER_01: Uh, they they're like, this guy doesn't even live in our neighborhood, and he's trying to like be the neighborhood expert, right?
• 35:47
SPEAKER_01: Like that doesn't work so well.
• 35:49
SPEAKER_01: So um, what are some of the what are some of the the bigger mistakes that you're seeing agents making in their marketing right now?
• 35:57
SPEAKER_01: Um now let's keep this to less than three hours.
• 36:01
  SPEAKER_00: Yeah, yeah.
• 36:01
SPEAKER_01: Because there are many, many, many of them.
• 36:03
SPEAKER_01: But what what are some of the most glaring?
• 36:05
SPEAKER_03: I'll tell you, I'll tell you one that's blowing my mind right now on social because I'm getting I'm getting followed.
• 36:11
SPEAKER_03: Now, I hope this doesn't hinder people from following me after this podcast, but I'm getting followed by agents and and I go back to follow them because I want to engage, right?
• 36:20
SPEAKER_03: That's what social is about, is you gotta engage.
• 36:22
SPEAKER_03: And they don't have a public profile on their Instagram.
• 36:26
SPEAKER_03: And I'm like, how do you not have a public profile for your Instagram?
• 36:32
SPEAKER_03: It's mind-boggling to me because like what like are you not using one is if you're not using it for business, you gotta have a profile for business.
• 36:40
SPEAKER_03: You could have two if you want to.
• 36:41
SPEAKER_03: I wouldn't recommend that because I think your personal should also be shown on Instagram, but that's a whole nother story.
• 36:47
SPEAKER_03: But that's a big pet peep of mine right now.
• 36:49
SPEAKER_03: It's like, geez, people, like, I want to follow back.
• 36:52
SPEAKER_03: Second is I just said it, but if you're using social, engage.
• 36:56
SPEAKER_03: So, like, I struggled so much with this with social, it did not come natural to me.
• 37:02
SPEAKER_03: I'm posting, I'm getting no followers, no likes, no nothing.
• 37:06
  SPEAKER_03: Right.
• 37:06
SPEAKER_03: And it's not until I have started really engaged every time on Instagram, I make this rule to myself you must at least engage with five people.
• 37:14
SPEAKER_03: That means go down heart, comment on their stuff.
• 37:18
SPEAKER_03: Because if you want people to engage with you, you have to engage with their stuff.
• 37:22
SPEAKER_03: And people aren't engaging, and then they wonder why their pages don't get any engagement or they wonder why there's no conversation.
• 37:28
SPEAKER_03: Your follower count doesn't matter.
• 37:30
SPEAKER_03: That's a hard thing for me to swallow, especially someone in my type position with like a marketer.
• 37:35
SPEAKER_03: It's always made me feel bad with follower accounts and stuff like that.
• 37:38
  SPEAKER_03: But it truly doesn't.
• 37:39
SPEAKER_03: I'm learning that more and more.
• 37:41
SPEAKER_03: What truly matters is do you have an engaged audience?
• 37:45
SPEAKER_03: And if you want an engaged audience, you first have to give to receive, which means you have to engage.
• 37:50
SPEAKER_03: So those are some of the things on uh social that I'm seeing is a is a problem for agents.
• 37:55
SPEAKER_03: On print, and where I think the biggest issue from a print standpoint with people is they treat print as passive marketing instead of proactive marketing.
• 38:07
SPEAKER_03: And so they I could go into content, their designs are bad, right?
• 38:11
SPEAKER_03: It's all about them, but we talked about it that a little bit.
• 38:14
SPEAKER_03: Um, I think the biggest issue is if you're farming, or let's take our magazine, if you're going after your core clients, because we already talked about farming, you're going after your sphere.
• 38:24
SPEAKER_03: I asked people, like I had someone comment this morning, a guy named Jay DeMarcus commented on my Facebook ad and said, tried it, didn't get anything from the magazine.
• 38:33
SPEAKER_03: And I said, he goes, I didn't get one phone call, is what he said.
• 38:36
SPEAKER_03: And I said, Oh man, I'm really sorry to hear that.
• 38:38
SPEAKER_03: Did you reach out and use your magazine as the reason to call?
• 38:43
SPEAKER_03: Now I'm still waiting to hear back from Jay, and I'm not sure if he's going to respond to me on Facebook.
• 38:48
SPEAKER_03: But that's the question I ask all my clients because I said, Do you want to know what my top producers do?
• 38:53
SPEAKER_03: My top producers don't send out a piece and just go, Well, waiting for the listings to rein in.
• 38:58
  SPEAKER_03: I can't wait.
• 39:00
  SPEAKER_03: No marketing does that.
• 39:02
SPEAKER_03: If someone would have figured that out, man, that person's on a beach and we'd all be using it.
• 39:07
SPEAKER_03: Marketing is just a tool.
• 39:09
SPEAKER_03: And the tool should give you opportunities.
• 39:12
SPEAKER_03: It should give you triggers to be able to turn it into business.
• 39:16
SPEAKER_03: And so, what I tell my clients all the time, man, if you're sending 50 magazines to your top 50 clients, when that magazine hits mailboxes, pick up your phone and go, hey, Dustin was thinking about you today, man.
• 39:26
SPEAKER_03: You popped into my mind because I just got my latest issue of American Lifestyle made me think of you, man.
• 39:31
SPEAKER_03: I want to check in, see if you got it, if you liked it.
• 39:33
SPEAKER_03: There's a great blueberry pancake recipe on page seven, brother.
• 39:36
SPEAKER_03: You got to try it out.
• 39:37
SPEAKER_03: Megan and I tried it.
• 39:39
SPEAKER_03: That allows me to have a conversation.
• 39:41
SPEAKER_03: And in that conversation, what I teach agents is you get to find out the two most critical things in your business.
• 39:46
SPEAKER_03: One is, does Dustin have a great relationship with you?
• 39:49
SPEAKER_03: And does he need you right now?
• 39:51
SPEAKER_03: Is he looking to buy, sell, or invest?
• 39:53
SPEAKER_03: Is there anything you can do to help Dustin?
• 39:55
  SPEAKER_03: That's your repeat business.
• 39:56
SPEAKER_03: You should cure that by just having a conversation.
• 39:59
SPEAKER_03: And then second, you get to easily turn the combo and say, hey, Dustin, man, love being your real estate agent.
• 40:04
SPEAKER_03: You know, love the love the fact that I can help you out.
• 40:06
SPEAKER_03: Hey, man, I have a lofty goal for my business this year.
• 40:08
SPEAKER_03: I'm trying to help 50 families find their dream home.
• 40:11
SPEAKER_03: And as I think about the clients that I would love to work with, I mean, not to make you laugh, man, but if I had a bunch of Dustins, if I had 50 Dustins I could work with, you know, it'd be amazing.
• 40:19
SPEAKER_03: I was wondering if you knew anybody that I could introduce myself to.
• 40:23
SPEAKER_03: Maybe they're not looking to buy or sell right today, but I'm trying to be a value to everybody in my sphere.
• 40:28
SPEAKER_03: I'd love to send them this magazine just to introduce myself.
• 40:31
SPEAKER_03: Here's the reality: the National Association of Realtors says the average person knows three to five people a year who need a real estate agent.
• 40:38
SPEAKER_03: If you send a magazine to 50 people, there's 250 opportunities in that bubble for you to capture.
• 40:44
SPEAKER_03: You're not going to get all 250.
• 40:46
  SPEAKER_03: Could you get 10%?
• 40:47
SPEAKER_03: If you close 25 deals, you're in the top 3% of agents nationwide.
• 40:52
SPEAKER_03: So it's just like the the what kills me is the they think passive marketing is going to reign in the listings, but it's it's not passive.
• 40:59
SPEAKER_03: It's marketing mixed with proactivity, like proactive marketing, proactive outreach is what reigns in the deals.
• 41:07
SPEAKER_01: You're stacking the impressions, is what you're doing at the perfect time in the in the example you gave, you know.
• 41:14
SPEAKER_01: Um look, I know what it's like.
• 41:16
SPEAKER_01: Like I I remember four, uh, what was it, six or seven years ago, I was really struggling in my career, like trying to figure out how do I get clients.
• 41:24
SPEAKER_01: And I watched some uh some webinar from like listing funnels or something where they um, you know, you can have your face on a book, right?
• 41:33
SPEAKER_01: And they write the book, you you can change some stuff, but you put your face and name on it, and and you send it out to FISBOs and all this stuff.
• 41:40
SPEAKER_01: But first I tried their letters, which are supposed to be magic letters, you know, that just bring in clients.
• 41:45
SPEAKER_01: But that was my mentality is all right, letters are out, you're just waiting for the phone to ring.
• 41:51
SPEAKER_01: But the problem was I didn't know any of those freaking people, they were just a mailing list, right?
• 41:54
SPEAKER_01: So I had the green envelopes, I hand wrote them, I had a you know, a personalized return thing so that it didn't look like bulk at all, and still one percent response like you know, okay.
• 42:07
SPEAKER_01: But when you do that in it in combination with some of those other things, and if I did know those people and I could send them a text or send them a message or whatever, right when I knew that they were getting it, boom, the relevance, your relevance is through the freaking roof.
• 42:22
SPEAKER_03: So well, there's two I would tell people there's two types of marketing and and like uh tactics you should be doing at the same time, always in your business.
• 42:32
SPEAKER_03: One is you're spending your check equity and your sweat equity to build your brand.
• 42:38
SPEAKER_03: And that's stuff that you're doing that's not instant gratification, you don't know what it's gonna result in, but you know if you do this consistently, you're gonna get results, right?
• 42:48
SPEAKER_03: You go to the gym, you know you're not gonna get a great body right away, but if you stay great, stay at it, you're eventually gonna build that muscle through repetition.
• 42:56
SPEAKER_03: That's your branding, that's posting on Facebook, even though you're not getting any likes, right?
• 43:00
SPEAKER_03: That's you know, making sure you do five stories a day on your Instagram stories, even though maybe no one's watching yet.
• 43:06
SPEAKER_03: You're doing these things because over time the consistency will pay off, the repetition will pay off, the muscle will build.
• 43:13
SPEAKER_03: But that doesn't pay the bills, right?
• 43:15
SPEAKER_03: So you need to do that at the same time, you're doing the direct response tactic.
• 43:21
SPEAKER_03: So if you're a new agent listening to this and you're wondering, man, I need deals today.
• 43:25
SPEAKER_03: Well, go where the deals are.
• 43:26
SPEAKER_03: Go to your FISBOs, they're actively trying to sell, go to your expireds.
• 43:30
SPEAKER_03: They tried to sell and they failed.
• 43:32
SPEAKER_03: Go to your open houses.
• 43:33
  SPEAKER_03: There's buyers walking in.
• 43:34
SPEAKER_03: Go work your sweat equity.
• 43:36
SPEAKER_03: And if that all fails and you don't have that, go start circle prospecting and go, hey man, can I help you and start doing your sweat equity to look for the people who are active?
• 43:45
SPEAKER_03: And if you can afford, spend money on your bottom of funnel type stuff with Zillow and Realtor.com, middle of funnel, bottle of bottom of funnel stuff there.
• 43:53
SPEAKER_03: But those two types of tactics should be running simultaneously all the time.
• 43:57
SPEAKER_03: Like we spend massive amounts of money, reminder media.
• 44:00
SPEAKER_03: On stuff that I have not positive, which is shameful for me to say, I'm not positive the payoff, right?
• 44:06
SPEAKER_03: So I'll run, you know, hundreds of thousands of dollars worth of branding type ads on Facebook and we'll do mailers and these type of things.
• 44:15
SPEAKER_03: And I'm not positive exactly of the payoff long term, but I can watch my cost of acquisition, right?
• 44:22
SPEAKER_03: And I can watch my cost of acquisition and I can measure it based upon that and my sales coming in.
• 44:27
SPEAKER_03: And so I have that constantly going, but then I have 120 people on the phones all day long calling 200 people a day, trying to tell them about our program and how we can help them in this moment.
• 44:42
  SPEAKER_01: I think I lost you there.
• 44:44
  SPEAKER_01: Sorry, I was muted.
• 44:46
  SPEAKER_01: Zoom life.
• 44:47
  SPEAKER_01: Yep.
• 44:48
SPEAKER_01: I think one of the biggest problems is agents don't think they don't think through what's happening.
• 44:54
SPEAKER_01: You know, they just they're like, post, post.
• 44:58
SPEAKER_01: And they feel like they've checked the box, but they're not thinking through, you know, everything you just described.
• 45:04
SPEAKER_01: And that's but those that have a lot of traction, those that grow a brand and have people reach out and and you know sell more homes every single year, they're the ones that are that are consciously thinking things through and and you know what is the consumer experiencing, what would get their attention, all of that.
• 45:24
SPEAKER_01: Uh and so I I think a huge takeaway here, you know, going back to the beginning of what you said, actually implement the stuff that you know you should be, and don't just do it for a week, you know, do it always, always implement the stuff, and then uh think things through, you know, is the stuff you're putting out there actually interesting?
• 45:44
  SPEAKER_01: Is it actually educational?
• 45:46
  SPEAKER_01: Is it actually entertaining?
• 45:47
SPEAKER_01: Or is it just shit that you want people to see?
• 45:50
SPEAKER_01: Which there's an epidemic in our industry of just like posting stuff that we want people to see.
• 45:56
SPEAKER_01: It's like a one-way street, like I want you to see this thing.
• 45:59
SPEAKER_01: I sold a house in two hours.
• 46:02
  SPEAKER_01: Here it is.
• 46:03
SPEAKER_01: And they're like, Oh, social media doesn't work, it's so bizarre.
• 46:08
SPEAKER_01: So, you know, direct mail doesn't work, postcards don't work, door knocking doesn't work, you know, Facebook ads don't work.
• 46:14
SPEAKER_01: They say none of it works, right?
• 46:16
SPEAKER_01: Like your uh your buddy Jay there that that commented that it didn't work.
• 46:19
SPEAKER_01: And it's like, well, did you make it work?
• 46:22
SPEAKER_03: Well, look, listen, I mean, like 90 days in in the world of marketing is like nothing.
• 46:27
  SPEAKER_03: Right.
• 46:27
SPEAKER_03: Like nine in 90 days, if you think about your spend, right?
• 46:31
SPEAKER_03: A lot of us live within the week of our spend or the month of our spend, but 90 days in the in the world of marketing is nothing.
• 46:38
SPEAKER_03: A year in building a brand is really, really nothing.
• 46:42
SPEAKER_03: And so I love one thing that you touched on when you talked about the client experience.
• 46:46
SPEAKER_03: You want to know the best form of marketing, it's your client experience because that's what's gonna result in the word of mouth.
• 46:52
SPEAKER_03: And you know, I think is you know, if you focused on your client experience and made sure that from the time you touched somebody all the way to the time they actually you serviced them and you gave them the product and you looked at that whole life cycle, like any real business owner does, you would see so many places where you go, wow, I could make this so much better of an experience, i.e., when you first touch somebody, what are the first things that you give them?
• 47:20
SPEAKER_03: What's the email that goes out?
• 47:21
SPEAKER_03: What's the piece that you give them when you meet them?
• 47:23
SPEAKER_03: When you actually get a lead off of Facebook, how fast are you responding?
• 47:27
SPEAKER_03: What waves are you responding?
• 47:29
SPEAKER_03: All these things would play in into your cycle to where men, when you get your first appointment, are you finding out what type of coffee they like?
• 47:37
SPEAKER_03: So the first time you meet them to show them around the houses, you bring them their preferred coffee.
• 47:42
SPEAKER_03: You want to get referrals from people.
• 47:44
SPEAKER_03: You don't get referrals by doing the expected, you get referrals by doing the unexpected, right?
• 47:49
SPEAKER_03: Because people they expect you to help them, they expect you to show them houses, they expect you to list their home.
• 47:54
SPEAKER_03: They don't expect to drop the extra mile, right?
• 47:56
SPEAKER_03: Yeah, they don't expect you to go the extra mile.
• 47:58
SPEAKER_03: I think it was Jay Bear who said it's kind of like a light switch.
• 48:02
SPEAKER_03: People who walk in, you know, to a room, they flip on a light switch, they don't go, oh my gosh, the lights came on.
• 48:08
  SPEAKER_03: Nobody does that.
• 48:09
SPEAKER_03: They expect the lights to come on.
• 48:10
SPEAKER_03: So when you sell a house for somebody and list their home and sell it and you get it for them for the price that they want it, they don't rave about it because they expect that's what they're paying you to do.
• 48:19
SPEAKER_03: So you've got to think of things in your life cycle of your client experience that goes, how do I go above and beyond?
• 48:25
SPEAKER_03: How do I do something that's so unexpected to this person that that's what causes them to go, oh my gosh, you got to use Luke Akery.
• 48:32
  SPEAKER_03: He's unbelievable.
• 48:33
SPEAKER_01: I mean, coffee is the way to my heart.
• 48:35
SPEAKER_01: You know, you mentioned coffee, that that's always that's always gonna get my attention.
• 48:39
SPEAKER_01: Um sometimes giving a Christmas gift to a client could be the thing.
• 48:44
SPEAKER_01: Like maybe you they bought a house six months ago, now it's Christmas time.
• 48:48
SPEAKER_01: I did this with uh with some clients of mine, actually, that one of them was a huge Chicago Cubs fan, huge Cubs fan.
• 48:55
SPEAKER_01: And they lived in Chicago at one point, and I knew that that his favorite baseball player was Ryan Sandberg, and because he mentioned it every freaking time, and he wanted his number in the address if possible, like seriously.
• 49:07
SPEAKER_01: And so yeah, it was at first I thought it was crazy, but I'm like, thank you for telling me what's important to you.
• 49:13
SPEAKER_01: So around Christmas time, I just went on Amazon and and typed in Ryan Sandberg and found this like starting lineup little like action figure thing.
• 49:21
SPEAKER_01: It was like 12 bucks, and got it for him.
• 49:24
SPEAKER_01: And and when I gave it to him, he cried.
• 49:26
SPEAKER_01: He's like, he's like, I've been looking for this.
• 49:28
  SPEAKER_01: Like it's amazing.
• 49:30
  SPEAKER_01: It's my favorite player.
• 49:31
SPEAKER_01: Uh, I've been looking for this particular one.
• 49:34
SPEAKER_01: I mean, what are the chances of that?
• 49:36
SPEAKER_01: But uh the thought that I put into it, I could tell really made an impact.
• 49:40
SPEAKER_01: And uh, and so I I couldn't agree more.
• 49:43
SPEAKER_01: Like it, and we as agents have to put it all together, right?
• 49:46
SPEAKER_01: We we have to there's no one thing that's gonna lead us to success.
• 49:50
SPEAKER_01: We've got to do it all.
• 49:51
SPEAKER_01: Yep, and uh but to relieve some pressure on on the listener, they're like, How the hell am I gonna be perfect on all that?
• 49:57
SPEAKER_01: You just have to be decent, you just have to be okay at this stuff because most of our competitors are dog shit.
• 50:05
  SPEAKER_03: We totally agree, man.
• 50:07
SPEAKER_03: 90 98, unfortunately, in most industries, they don't even return phone calls the same day, the same day, you know what I mean?
• 50:14
  SPEAKER_01: Yeah, yeah.
• 50:16
SPEAKER_01: I might be one of those people because uh on my voicemail, I'm like, just text me.
• 50:20
SPEAKER_01: And if they don't text me, then I don't give a shit.
• 50:22
SPEAKER_01: I I don't like the distraction of a phone call, but at the same time, I know that some people are like, well, if he's not gonna answer the phone, if he's not gonna return the phone, I'm not gonna work with him.
• 50:31
SPEAKER_03: So well, what's beautiful, probably, about where you're at in your business now, I'm not sure, but like you've gotten to the stage of attraction.
