• 1:01
SPEAKER_03: Welcome to episode 391 of the Massive Agent Podcast.
• 1:05
SPEAKER_03: I am your host, Dustin Brome, here in Salt Lake City, Utah.
• 1:09
SPEAKER_03: It is full on summer.
• 1:10
SPEAKER_03: The kids are upstairs with their friends doing what they do, and that's making noise.
• 1:14
SPEAKER_03: So this is a test.
• 1:16
SPEAKER_03: This week's episode is a test, a true test on concentration and poise for yours, truly, but we're going to be just fine.
• 1:23
SPEAKER_03: This is not my first rodeo.
• 1:25
SPEAKER_03: This is my 391st rodeo, actually.
• 1:28
SPEAKER_03: So I'm excited because our guest today is doing some amazing stuff with AI.
• 1:33
SPEAKER_03: He has built using AI, mostly, it's like what, I'd say 80, 90% AI is posting, it's creating, it's finding, creating, and posting videos.
• 1:45
SPEAKER_03: 41 videos a week get posted on his Instagram account.
• 1:49
SPEAKER_03: And he's grown a brand new account to 20,000 followers.
• 1:53
  SPEAKER_03: It's now 22,000 as of today.
• 1:55
SPEAKER_03: In just 90 days, he's getting business from it.
• 1:57
SPEAKER_03: He's getting recognized in public, and he doesn't even know which videos are being posted.
• 2:02
  SPEAKER_03: It's so systemized.
• 2:05
  SPEAKER_03: I love this episode.
• 2:06
SPEAKER_03: It has my I want to do all the things.
• 2:08
SPEAKER_03: And so I'm I'm like, how can I do this?
• 2:11
SPEAKER_03: Should I do this myself?
• 2:12
SPEAKER_03: Um, how could I integrate that into my business?
• 2:14
SPEAKER_03: Uh, because I'm already using a couple of these tools.
• 2:17
SPEAKER_03: I just didn't think to do it in this way.
• 2:19
  SPEAKER_03: I was missing a couple pieces.
• 2:21
SPEAKER_03: So luckily we have Josh here to break down the entire process.
• 2:24
SPEAKER_03: Our guest today, Josh Rogers, the team leader of the F3 home team in the Jacksonville, St.
• 2:31
  SPEAKER_03: Augustine, Florida area.
• 2:32
SPEAKER_03: Uh, I think he said the last three years, he's the top large team in all of Jacksonville, all of St.
• 2:39
  SPEAKER_03: Augustine.
• 2:39
SPEAKER_03: You're gonna hear today, Josh built his entire real estate career.
• 2:43
SPEAKER_03: His whole team is fed by his nine years of YouTube content.
• 2:48
SPEAKER_03: And just recently, he's gone all in on social media content in a very specific way, which he'll break down today.
• 2:55
SPEAKER_03: And he's gonna break down every single part of the system, every single tool he uses, every program, who does what in the process.
• 3:02
SPEAKER_03: He breaks down the entire thing.
• 3:04
SPEAKER_03: And don't worry, at the end, he has a cheat sheet that breaks it all down in just one page.
• 3:08
SPEAKER_03: So let's bring on Josh Rogers.
• 3:11
SPEAKER_03: All right, guys, we're here with Josh Rogers.
• 3:13
SPEAKER_03: He's doing something absolutely incredible that we all, me, like we, who need to know about because he's he got 20,000 followers in the last 90 days with a brand new Instagram account posting 41 videos a week that he's barely touching using the system that he's about to describe to us.
• 3:31
SPEAKER_03: Josh, how in the hell are you able to post so much great content that's obviously getting traction uh if people are wanting to follow you because they want more of your content?
• 3:40
SPEAKER_03: How are you doing this?
• 3:42
  SPEAKER_03: Yeah, ma'am.
• 3:42
  SPEAKER_01: Thank you.
• 3:43
  SPEAKER_01: Awesome to be here.
• 3:44
SPEAKER_01: Awesome to share a playbook with you guys.
• 3:45
  SPEAKER_01: Welcome.
• 3:46
SPEAKER_01: And actually, you just made a reel the other day showing the power of AI.
• 3:51
SPEAKER_01: And it was a video over a video, and you said, one of these is AI and one of these is real.
• 3:56
SPEAKER_01: Can you tell the difference?
• 3:58
SPEAKER_01: And me, even running this play, I was like, dude, it never ceases to amaze me how good this is.
• 4:05
SPEAKER_01: So this evolved out of us solving for a problem.
• 4:09
SPEAKER_01: And the problem was we all know we need to be shooting content.
• 4:13
SPEAKER_01: We all know we need to be shooting videos, but we also are in deals day in and day out, and we live busy lives.
• 4:21
SPEAKER_01: And so rather than carrying that burden of, hey, my number one best use of time is creating content because I have a team of 15 agents here in Jacksonville and St.
• 4:30
  SPEAKER_01: Augustine.
• 4:31
SPEAKER_01: So I need to make it rain.
• 4:33
SPEAKER_01: But I created this support system that literally was waiting on Josh is like, hey, dude, like we need more content.
• 4:38
  SPEAKER_01: We need more footage.
• 4:39
SPEAKER_01: Like we're ready to edit, we're ready to post, but like we're waiting on you.
• 4:43
SPEAKER_03: Because you were heavy into YouTube content prior to this, right?
• 4:45
  SPEAKER_03: Heavy YouTube, yeah.
• 4:47
SPEAKER_01: 1800 videos on YouTube over the course of nine years, and that's what single-handedly built my team of leads that we still get now from videos we shot years ago.
• 4:57
SPEAKER_01: So I'm not no, I'm not a stranger of shooting content, but honestly, man, you do a lot of content and like it gets old.
• 5:05
SPEAKER_01: It gets old and it takes time, and it takes time, and it does at a certain point begin to feel like a burden.
• 5:12
SPEAKER_01: And while we have, gosh man, I don't know if you know the latest, we have eight kids in our home currently and we homeschool.
• 5:18
SPEAKER_01: So, like, and I like being around them.
• 5:21
SPEAKER_01: And so, uh, like for vacations and traveling all this, I told my director of ops, Kelly, I said, look, we got to build a machine because I'm just kind of over this.
• 5:32
SPEAKER_01: So, about six months ago, we started posting a reel a day every day on Instagram for 90 days just to build the muscle and to figure things out.
• 5:41
SPEAKER_01: And I realized very quickly, I was like, okay, we can do this.
• 5:45
SPEAKER_01: This just isn't sustainable because consistency is king.
• 5:48
SPEAKER_01: So, what we did, we got into our mad scientist lab and we started working on Frankenstein.
• 5:53
SPEAKER_01: And I call Frankenstein the AI content machine.
• 5:57
SPEAKER_01: And you and I can walk from start to finish of how now my team is building, and this is virtual assistants, actually, just two of them, building 41 unique pieces of video content and posting it every week when I'm on vacation, when I'm sick.
• 6:14
SPEAKER_01: Man, I lost my voice like three weeks ago.
• 6:17
SPEAKER_01: Still 41 pieces of content are being pushed out.
• 6:20
SPEAKER_01: And overnight, man, this is crazy.
• 6:22
SPEAKER_01: Overnight, from zero to 22,000 followers on Instagram, people are now reaching out to me all over the area as I'm an influencer, inviting me for special releases, press releases, come in and get dinner on us, let us send you our merch.
• 6:38
SPEAKER_01: Hey, can you reach out to the county commissioners because you're an influencer?
• 6:41
SPEAKER_01: And I'm like, holy cow, like, bro, we completely fabricated influence in 90 days.
• 6:48
SPEAKER_01: And so, Dustin, now we're duplicating this on a St.
• 6:51
SPEAKER_01: Augustine IG and a Nashville IG.
• 6:54
  SPEAKER_03: Ooh, I love it.
• 6:55
SPEAKER_01: Because we've built the machine, and when people search me on Instagram, they're like, wait a second, this joker's running this play in multiple markets.
• 7:02
  SPEAKER_03: Yes.
• 7:03
  SPEAKER_03: Well, yeah, you've you've proven it.
• 7:05
SPEAKER_03: You've built the system, you've built the the layout and the workflow and and everything.
• 7:10
SPEAKER_03: And yeah, you could just plug and play in different markets now.
• 7:13
SPEAKER_03: So do you have sales agents in Nashville?
• 7:15
SPEAKER_03: Not yet, but that's the plan.
• 7:18
  SPEAKER_03: Absolutely.
• 7:19
SPEAKER_03: I oh, I love that so much.
• 7:20
SPEAKER_03: Um, do you know Rick Gonzalez?
• 7:23
SPEAKER_03: He's oh yeah, he started now.
• 7:26
SPEAKER_03: I don't think he's using AI, certainly not to this extent, but he's he's in Colorado, right?
• 7:30
  SPEAKER_03: He is now.
• 7:31
SPEAKER_03: He started doing Colorado content before he even moved there.
• 7:35
SPEAKER_03: He moved from Florida to call to the Denver area, and um, and he started doing a bunch of content before he even moved there.
• 7:41
SPEAKER_03: So he like once he finally moved, he'd already established himself, people already knew him, and so what you're doing with Nashville is brilliant.
• 7:48
SPEAKER_01: Um Rick and I hopped on a call like three weeks ago, and he's running this exact machine, and he's gained 3,000 followers in three weeks.
• 7:57
SPEAKER_01: And he's like, he's like, bro, like this put me on the map because he went to an untapped market.
• 8:02
  SPEAKER_01: I love it.
• 8:02
SPEAKER_03: Well, before the audience starts sending me poop in a bag, flaming poop in a bag, let's get into what the hell this system looks like.
• 8:11
SPEAKER_01: How that happened happen often?
• 8:14
SPEAKER_03: No more than twice a week, Josh.
• 8:16
SPEAKER_03: No more than twice a week.
• 8:17
SPEAKER_03: Um, I once did that in high school.
• 8:20
SPEAKER_03: It was not a pretty site.
• 8:21
SPEAKER_03: I'm not not proud of myself, but it was funny at the time.
• 8:23
SPEAKER_03: That's neither here nor there.
• 8:25
SPEAKER_03: How are you able to put a system like this together?
• 8:28
SPEAKER_03: What tools are you using?
• 8:29
SPEAKER_03: Walk us through how an agent could do something like this.
• 8:33
  SPEAKER_01: Okay, good.
• 8:34
SPEAKER_01: Uh so for the the high Ds that just want to play, it's using Hey Gen, which is the video avatar of actually cloning yourself.
• 8:41
SPEAKER_01: So if you have ever said, I wish I could clone myself, well, you can.
• 8:45
  SPEAKER_01: And it's really good.
• 8:47
SPEAKER_01: Now, HeyGen's audio is not great yet.
• 8:51
SPEAKER_01: 11 Labs audio is superb.
• 8:54
  SPEAKER_01: Yes.
• 8:54
SPEAKER_01: I even deep faked my wife with it.
• 8:57
SPEAKER_01: She had no idea it wasn't me.
• 8:59
SPEAKER_01: And that's when I knew I was like, oh, this is gonna work.
• 9:03
SPEAKER_01: So you use 11 labs to clone your voice, and then that integrates into HeyGen.
• 9:09
SPEAKER_01: They actually are linked together.
• 9:11
SPEAKER_01: You create your robot avatar with Hey Gen, and then you just feed it your script, and then that gives you your actual clone.
• 9:20
SPEAKER_01: And so I use that clone to then post reels on Instagram and TikTok and YouTube Shorts and our Facebook.
• 9:27
SPEAKER_03: Okay, so in 11 Labs, you have to upload a bunch of audio, right?
• 9:32
SPEAKER_03: It could be YouTube videos, it could be a podcast, whatever.
• 9:34
SPEAKER_03: You just give it a bunch of audio to train off of.
• 9:37
SPEAKER_03: It then clones your voice and you've got it.
• 9:39
SPEAKER_03: That automatically integrates into Hey Gen, which is the video side of it.
• 9:43
SPEAKER_03: And I assume Hey Gen, it's the same thing.
• 9:46
SPEAKER_03: You've just got to give it a bunch of video to kind of learn how you move and your facial expressions and mannerisms, right?
• 9:52
  SPEAKER_03: Right.
• 9:52
  SPEAKER_03: That's exactly it.
• 9:53
  SPEAKER_03: Not creepy at all.
• 9:54
SPEAKER_01: Your avatar is only as good as the footage that you give it.
• 9:57
SPEAKER_01: So there's definitely some intentionality and some focus and deliberate um aspects that you want to give it whenever you give it that footage.
• 10:06
  SPEAKER_01: Yes, that makes sense.
• 10:07
  SPEAKER_01: Okay.
• 10:08
  SPEAKER_03: So you mentioned scripts.
• 10:11
SPEAKER_03: And you're you're barely touching this at this point.
• 10:14
  SPEAKER_03: You're doing 41 videos a week.
• 10:15
SPEAKER_03: You're not personally writing 41 scripts for this.
• 10:19
SPEAKER_03: How do you how do you handle that part of the system?
• 10:21
SPEAKER_01: So now we'll dial it back for the high C's that want to actually know the process.
• 10:25
  SPEAKER_03: Yes.
• 10:25
SPEAKER_01: So the process starts like this: my virtual assistant, who is incredible, we pay him$7 an hour, and he's grateful and he really cares about not only me, but the business and the job.
• 10:37
  SPEAKER_01: He's not just collecting a paycheck.
• 10:39
SPEAKER_01: A lot of people go sideways with VAs, it's just because it's not the right person.
• 10:43
SPEAKER_01: So every morning he scours multiple websites for news articles.
• 10:47
SPEAKER_01: And oh, by the way, what is this content we're talking about?
• 10:49
  SPEAKER_01: It's local updates.
• 10:51
SPEAKER_01: Gosh, that's an that's an important detail.
• 10:54
SPEAKER_01: So, for example, when the local um bagel coffee shop uh is announcing that they're coming soon, that's the type of content I put out.
• 11:03
SPEAKER_01: Well, how is that relevant with real estate?
• 11:06
SPEAKER_01: Well, that isn't relevant with real estate, but it's relevant with what everybody is following along with.
• 11:12
SPEAKER_01: And then we do put in relevant real estate posts within stories and polls, and that's actually what takes a larger audience and then identifies the hand raisers that's coming up on a real estate decision.
• 11:26
SPEAKER_01: Because here's the thing we know one out of 10 people will make a real estate decision within the next year.
• 11:31
SPEAKER_01: We just don't know which one out of the 10.
• 11:33
SPEAKER_01: So by posting on the local coffee shop and the local um airport and hospital, we become relevant to eight out of 10 people in the local community.
• 11:45
SPEAKER_01: And every day they see Josh Rogers when they wake up because we schedule our posts at 6 a.m.
• 11:51
SPEAKER_01: Because the first thing, I mean, Dustin, you were on this play, first thing your audience does when they wake up is we want to be the first thing they see on their feed.
• 11:58
SPEAKER_01: And then we also auto-schedule our post around that 2 a.m.
• 12:02
SPEAKER_01: Because there's a big spike in viewership from three, four, five, and six.
• 12:06
SPEAKER_01: So two at two times a day, first in the feed.
• 12:09
SPEAKER_01: And now they're coming to me for their local updates because nobody watches the news anymore, nobody visits news websites anymore.
• 12:17
SPEAKER_01: They're already being entertained on Instagram, and when they see my template pop up, they pause, they're like, Oh, what's coming soon in Jacksonville?
• 12:27
  SPEAKER_01: They see me.
• 12:28
SPEAKER_01: So that's the content that we're talking about.
• 12:30
SPEAKER_03: Yes, okay, I love that.
• 12:32
SPEAKER_03: So your VA is the one gathering ideas for the content, like, hey, this store is opening, the splash pad is coming, a top golf's being put in here, Trader Joe's is coming, uh, whatever, right?
• 12:44
  SPEAKER_03: And and got it.
• 12:44
  SPEAKER_03: Okay.
• 12:45
SPEAKER_01: And those are all of four different websites, probably two different Facebook groups, and a few other Instagram accounts.
• 12:53
SPEAKER_01: So he just scours that.
• 12:54
SPEAKER_01: Now, this is this is my extent of my involvement.
• 12:58
SPEAKER_01: He takes the top recommendations and puts them in a Google Sheet.
• 13:02
SPEAKER_01: I look at the Google Sheet at 3:30 every afternoon.
• 13:06
SPEAKER_01: The ones that I approve, and he just puts the title and the link.
• 13:09
SPEAKER_01: I just look at the title.
• 13:10
SPEAKER_01: The ones that I approve, I just highlight the cell green and that's it.
• 13:15
SPEAKER_01: I don't even watch the final draft.
• 13:17
  SPEAKER_01: I don't even know what's being posted, bro.
• 13:19
SPEAKER_01: Like I get people stop me everywhere and talk about my content, and I just have to like nod and smile because I don't know what what in the world the other Josh Rogers is talking about out there, but it's working.
• 13:33
  SPEAKER_03: That's awesome.
• 13:34
SPEAKER_03: Um now you approve the idea, then how does the script for the video get written?
• 13:39
SPEAKER_03: Because I've seen your videos, they're great scripts.
• 13:42
SPEAKER_03: I mean, they're not super rambly, like they're to the point, they're catchy.
• 13:46
SPEAKER_01: So who comes up with those?
• 13:48
SPEAKER_01: I just sent another agent my prompt for the script, and it basically it's this.
• 13:54
SPEAKER_01: And and you create a project in chat, so then it just runs the play.
• 13:57
SPEAKER_01: You don't have to chat GPT prompt.
• 13:59
  SPEAKER_01: Correct.
• 14:00
  SPEAKER_01: Yeah.
• 14:00
SPEAKER_01: And so it's basically, first of all, I've taken a lot of my past video long form YouTube videos that I've naturally and natively done.
• 14:09
SPEAKER_01: I've ripped that um the captions, the transcript, and I feed it to chat.
• 14:14
SPEAKER_01: I'm like, hey chat, here's two hours of me talking.
• 14:18
SPEAKER_01: These are the words that I use.
• 14:19
SPEAKER_01: It's like the level of a third grader speech.
• 14:22
  SPEAKER_01: This is my voice.
• 14:24
SPEAKER_01: Now, this is how I want you to talk from now on.
• 14:26
  SPEAKER_01: So that's perfect.
• 14:27
SPEAKER_01: Say, chat, write a 20 to 30 second script for an IG reel.
• 14:32
SPEAKER_01: Start with a strong hook, cut out any fluff.
• 14:35
SPEAKER_01: I don't want any filler words, get straight to the point.
• 14:39
SPEAKER_01: Um, and there's oh, there's only one call to action, which I got from from uh Bill, and it's hey, I'm Josh Rogers, a local real estate agent.
• 14:49
SPEAKER_01: I keep up with what's going on, so you don't have to.
• 14:51
SPEAKER_01: And so that's kind of like the zinger at the end.
• 14:54
  SPEAKER_01: Nice.
• 14:55
SPEAKER_01: And so my VA goes to the links that I I highlight green, he goes to the website and he literally just copies and pastes all the article.
• 15:04
SPEAKER_01: He copies it, pastes it to this project in ChatGBT.
• 15:07
SPEAKER_01: ChatGBT not only spits out the script, but also the caption for the description and hashtags.
• 15:15
  SPEAKER_03: Amazing.
• 15:16
SPEAKER_03: So that's that part of it.
• 15:18
  SPEAKER_03: Amazing.
• 15:18
  SPEAKER_03: So okay, so 41 a week.
• 15:20
  SPEAKER_03: That's that's twice a day, you said?
• 15:22
SPEAKER_03: Yes, on three different three different accounts.
• 15:24
SPEAKER_03: On three different accounts, yes.
• 15:25
  SPEAKER_03: Okay.
• 15:26
SPEAKER_03: Uh so I've noticed, especially on TikTok lately, it serves up a ton of local content.
• 15:31
SPEAKER_03: So I'm in Salt Lake City, Utah.
• 15:33
SPEAKER_03: I just get a bunch of stuff in my 4U feed that's Salt Lake happenings.
• 15:37
SPEAKER_03: Like, you know, here's a place you can visit.
• 15:39
SPEAKER_03: I've noticed that more on TikTok than on Instagram.
• 15:42
SPEAKER_03: Have you noticed one of these platforms working better than others as far as like initiating conversations?
• 15:48
  SPEAKER_01: Okay.
• 15:49
SPEAKER_01: Well, those are two different questions.
• 15:51
  SPEAKER_01: Two totally different questions.
• 15:52
SPEAKER_01: You know where this is going.
• 15:53
SPEAKER_01: But but take this wherever you'd like.
• 15:54
SPEAKER_01: IG to IG popped fast and and like just soared.
• 15:59
SPEAKER_01: TikTok was a total swing and miss, or at least that's what I thought.
• 16:03
  SPEAKER_01: Interesting.
• 16:04
SPEAKER_01: But I kept running the play.
• 16:05
SPEAKER_01: I'm like, hey, like we're make we have it anyway.
• 16:08
SPEAKER_01: We're gonna continue to put it on TikTok.
• 16:10
SPEAKER_01: Literally, over the past two weeks, TikTok came out of nowhere and now it's caught fire and it's rolling.
• 16:16
SPEAKER_01: So I think that encouragement is like have a patient sense of urgency and give like plant the seeds and give it enough time to like bear fruit.
• 16:25
SPEAKER_01: Because otherwise, if we pulled the plug on TikTok and just gave up, then that's gonna be a complete platform that we missed before we're right there.
• 16:33
  SPEAKER_01: Right.
• 16:33
SPEAKER_03: Uh so you're doing this on Instagram, TikTok, Facebook Reels, Facebook Reels, YouTube Shorts, and also YouTube Shorts.
• 16:41
  SPEAKER_03: Sweet.
• 16:41
  SPEAKER_03: Okay, cool.
• 16:42
  SPEAKER_03: Cool, cool.
• 16:43
SPEAKER_01: And so then as answer your second part of the question, man, the DMs in Instagram, like it's like a monster.
• 16:50
  SPEAKER_01: It's crazy.
• 16:51
SPEAKER_01: So people are when they see that you have a little bit of a following, they are so apt to engage, to respond.
• 16:58
  SPEAKER_01: It's like it's a it's a joyful culture.
• 17:02
  SPEAKER_01: Yes.
• 17:03
SPEAKER_01: Whereas Facebook, we're running a Facebook play where when somebody joins our group, we send them a private message and we try to, and it's like a little standoffish.
• 17:13
  SPEAKER_01: Right.
• 17:13
SPEAKER_01: Instagram is like everybody's at this party and everybody wants to talk to everybody.
• 17:19
SPEAKER_03: So I'm curious your thoughts on this.
• 17:22
SPEAKER_03: It seems to me like Instagram and TikTok, when you have a large following, and and that number look, whatever you think large is, like just bigger than smaller, it gives credibility.
• 17:35
SPEAKER_03: You know, if you have 320 followers, you just don't have the same credibility, unfortunately, or the same social proof as if you have, you know, 3,000, 30,000, whatever.
• 17:46
SPEAKER_03: So that makes a lot of sense.
• 17:48
SPEAKER_03: Uh it it seems like Instagram is much more follower, like there's a lot more value on Instagram for followers than anywhere else.
• 17:58
SPEAKER_03: And it sounds like that's that's playing out the way that you described it.
• 18:02
  SPEAKER_01: Totally agree.
• 18:03
SPEAKER_01: I asked um Kelly, who's my director of ops, because she she likes keeping a finger on the pulse of the messages and the DMs, just to know exactly what our customers are saying.
• 18:12
SPEAKER_01: And I said, Hey, do you think this is gonna surpass our Facebook pill lead gen pillar?
• 18:17
SPEAKER_01: She's like, Instagram's gonna smoke it because people are just so much more open and friendly.
• 18:23
SPEAKER_01: Now, TikTok, we're like we're all in on Instagram right now, so I can't really speak to that of TikTok.
• 18:29
SPEAKER_01: We're just in stage one, which is just growing the awareness and the influence on TikTok.
• 18:34
  SPEAKER_01: Yes, okay.
• 18:35
SPEAKER_03: Yeah, TikTok brings there's a lot of trolls.
• 18:37
SPEAKER_03: There's trolls everywhere, but yeah, you've noticed um TikTok just brings out the basement dwellers.
• 18:43
SPEAKER_03: Like I don't know, it seems like there's more basement dwellers, but how awesome is that?
• 18:47
SPEAKER_03: Because then when they start talking about, oh, Jacksonville sucks, you know, that place sucks.
• 18:51
SPEAKER_03: You don't want to move there.
• 18:52
SPEAKER_03: Uh it's too, you know, you can't afford anything.
• 18:55
SPEAKER_03: It just it just reach it, it just grabs your content and carries it to more people, it just brings it to a bigger audience.
• 19:02
  SPEAKER_01: Yeah, wow.
• 19:02
  SPEAKER_01: You're so right.
• 19:03
SPEAKER_01: Uh okay, so what else?
• 19:05
SPEAKER_01: Yeah, well, at this point, so now we have the script.
• 19:08
SPEAKER_01: What do we do with it?
• 19:09
SPEAKER_01: So our VA now takes that script, feeds it to 11 Labs, and creates an audio file.
• 19:15
SPEAKER_01: All right, now we download that audio file.
• 19:17
SPEAKER_01: And as you can imagine, um, this works really well at scale.
• 19:21
SPEAKER_01: Now, if somebody's a solo agent and they just want to put out a local market update once a week, just do it manually.
• 19:27
SPEAKER_01: But if you're someone that says, no, you know what, I want to do it three to five times a week.
• 19:31
SPEAKER_01: I want to build up a pipeline so when I go on vacation for two weeks, nobody knows I'm gone.
• 19:37
SPEAKER_01: Or I really want to take this thing seriously and scale the content so I can grow, grow, grow.
• 19:42
SPEAKER_01: That's where this whole AI machine works.
• 19:46
  SPEAKER_01: All right.
• 19:46
SPEAKER_01: It's the equivalent of like you're in a village and you need to fetch buckets of water to like for your family every day.
• 19:53
SPEAKER_01: And you carry the bucket down to the river in the morning, lunchtime, and at nighttime.
• 19:58
SPEAKER_01: And it's like, okay, I can just go down and get water right now and be done with it.
• 20:02
  SPEAKER_01: But it never ends.
• 20:03
SPEAKER_01: This is the equivalent of digging a well.
• 20:06
SPEAKER_01: Takes time, takes effort, money, it's hard.
• 20:09
SPEAKER_01: But once the well is dug, now literally people have no idea.
• 20:15
SPEAKER_01: Even my team, they're like, hey, bro, was this video really you or was this AI?
• 20:19
  SPEAKER_01: I'm like, you'll never know.
• 20:21
SPEAKER_01: So I can become completely um, you know, behind the curtains, like a wizard of Oz because we dig that well.
• 20:28
SPEAKER_01: So that's just a caveat of people that are listening to this.
• 20:31
SPEAKER_01: Before you just check out, just know that you can ramp this up to whatever your goals are or dial it back to just meet whatever your goals are.
• 20:39
  SPEAKER_03: Right.
• 20:40
SPEAKER_03: I mean, you could run this and just do three videos a week, you know, if if that helps supplement what you're doing.
• 20:46
SPEAKER_03: Because people listening, you're selling houses.
• 20:49
SPEAKER_03: I I understand that not every agent has the ability to be a full-time content creator right now.
• 20:55
SPEAKER_03: Maybe that's something that you build to, maybe it's something you never want to be, but like you've got to build the infrastructure and ability to do more content on a regular basis, consistently.
• 21:06
SPEAKER_03: And so that's that's why I was so excited to talk to you and see how you're doing it, because you're offering just that.
• 21:12
SPEAKER_03: Uh the ability, the ability for any agent at any um you know, to whatever degree they want to take this to, they could do six videos a day, they could do one video a day, whatever.
• 21:24
SPEAKER_03: It's so cool using modern technology.
• 21:27
SPEAKER_03: So let me summarize here.
• 21:29
SPEAKER_03: Chat GPT, Hey Gen, and 11 Labs are the three AI tools that you're using, correct?
• 21:35
  SPEAKER_03: Correct.
• 21:35
  SPEAKER_03: Yep.
• 21:36
SPEAKER_03: And then virtual assistants who are actually running the play and um and you're just kind of giving a thumbs up or a thumbs down to let's do a video on this or let's not.
• 21:45
  SPEAKER_03: Yep.
• 21:46
SPEAKER_03: I just highlight the cell green or not.
• 21:48
  SPEAKER_03: That's so cool.
• 21:48
SPEAKER_01: Uh your your buddy Rick, he ran this play three videos a day every day.
• 21:54
SPEAKER_01: And that's how literally he's he's hit the radar overnight.
• 21:59
  SPEAKER_01: And so It works.
• 22:00
SPEAKER_01: Dude, I want to do it.
• 22:02
SPEAKER_01: Like, there's a lot of people that don't like shooting video.
• 22:04
  SPEAKER_01: All right, cool.
• 22:05
SPEAKER_01: That doesn't mean you have to be out of the video game altogether.
• 22:07
SPEAKER_01: Like, you can run this play.
• 22:09
  SPEAKER_01: Yeah.
• 22:10
SPEAKER_03: Um, I look, I'm one of these marketer guys.
• 22:14
SPEAKER_03: I want to do all of it.
• 22:16
SPEAKER_03: I want to do all of it.
• 22:17
SPEAKER_03: And so, like, you're selling me.
• 22:19
SPEAKER_03: I'm I'm sitting here, I'm like, well, shit, I could do that.
• 22:21
SPEAKER_03: Like, I'm literally onboarding a new VA right now.
• 22:24
SPEAKER_03: Uh, we could, we could, I could have her do some of this.
• 22:28
  SPEAKER_03: Uh, why not?
• 22:28
SPEAKER_03: I'm somewhat familiar with Hey Jen and 11 Labs.
• 22:31
  SPEAKER_03: Um, that's so cool.
• 22:33
  SPEAKER_03: Uh okay.
• 22:34
SPEAKER_01: It's Dustin, it's a matter, and you will do this, man.
• 22:36
SPEAKER_01: This is perfect, and you'll take it to the next level, like you do everything.
• 22:40
SPEAKER_01: It's the VA literally is they run the tasks, they just run the machine.
• 22:46
SPEAKER_01: So if you spend the time on the front end creating a great voice and a great avatar, like all the heavy lifting is done.
• 22:53
SPEAKER_01: There's no screwing it up.
• 22:54
  SPEAKER_01: Yes.
• 22:55
SPEAKER_01: The only, the only thing I will tell you this the number one thing agents will say and sabotage themselves is like, oh man, it's not quite right.
• 23:03
  SPEAKER_01: I'm like, so I have a 75% rule.
• 23:06
SPEAKER_01: If we're 75%, dude, it's going to market because it's that remaining 25% that's the difference of scaling and freedom or always being stuck.
• 23:16
SPEAKER_01: I'm going to choose scaling and freedom for 75% good enough.
• 23:21
  SPEAKER_01: It's just worth it.
• 23:22
  SPEAKER_01: Absolutely.
• 23:23
SPEAKER_03: Uh just an hour ago, I was sitting there with my videographer.
• 23:27
SPEAKER_03: We were putting this uh video together.
• 23:29
  SPEAKER_03: I was overanalyzing it.
• 23:31
SPEAKER_03: I'm I'm like trying to just tweak little teeny things because I had a certain vision in my head of what I want it to look like.
• 23:37
SPEAKER_03: And then finally, I'm like, am I just overthinking this?
• 23:40
SPEAKER_03: And I realized, you know what?
• 23:42
SPEAKER_03: Like, this is absolutely fine to post right now.
• 23:44
  SPEAKER_03: Like it's 95%.
• 23:46
SPEAKER_03: Like, what am I doing?
• 23:47
SPEAKER_03: Just post the damn thing.
• 23:48
SPEAKER_03: Uh, you know, so so yes, there's a ton of value to that.
• 23:52
SPEAKER_03: Something I want to circle back on that you just mentioned, Josh, that there's certain things you can do to have a great uh audio and video avatar.
• 24:01
SPEAKER_03: What tips would you give to people who are like, hey, I'm gonna do this to make sure that their audio and video avatars are awesome?
• 24:08
  SPEAKER_03: Yep.
• 24:09
SPEAKER_01: So we'll talk about audio first.
• 24:11
SPEAKER_01: And audio means you're it's gonna say, hey, just speak into this camera so we can record your voice.
• 24:16
SPEAKER_01: I would have Chat GPT write a transcript, and it could just be about you or your family or something that's very common for you.
• 24:24
SPEAKER_01: Read that transcript a couple times.
• 24:26
SPEAKER_01: Generally, for 11 labs, I fed it two hours of my voice because we're going at such scale.
• 24:31
SPEAKER_01: We're also posting long-form videos of this.
• 24:34
SPEAKER_01: Uh, but you can get away with five minutes for the 11 labs.
• 24:39
SPEAKER_01: Animate your voice a little bit more than you generally would.
• 24:43
SPEAKER_01: Sometimes when we're reading scripts, we go a little bit robot mode, and we want to stay away from that.
• 24:48
SPEAKER_01: So it's a little higher highs, a little lower lows.
• 24:52
SPEAKER_01: Sometimes you talk really fast, and sometimes you slow down and just let it pause.
• 24:57
SPEAKER_01: And the the algorithm in the AI is so good.
• 25:00
SPEAKER_01: Dustin, it they just released a newer version that'll allow you to clear your throat like that, or even kind of like laugh whenever you're talking.
• 25:10
SPEAKER_01: It's getting scary good, which at every version and like every month it's only getting better.
• 25:16
SPEAKER_01: This is what I would say, man.
• 25:19
SPEAKER_01: Right now, while this seems new, it is, but at the pace of the technology, I bet six to nine months, this will be more and more common.
• 25:31
SPEAKER_01: Within 12 months, it's gonna be so common, we will know we're watching AI and we won't even care.
• 25:38
SPEAKER_01: So, for first mover pioneers that adopt this, you really do we do have like a six to nine month head start to build our brand and gain our following because there's about to be a hundred X increase of content that's hitting all the news feeds because AI is just gonna be able to take all the friction points out of it.
• 26:00
SPEAKER_01: So this is kind of like a land grab, in my opinion, for the local content uh play.
• 26:06
SPEAKER_01: Now, there's a ton of other applications you can do, but right now, if somebody's a little hesitant because they're like, ah, that feels weird, if you don't embrace this to some capacity, 12 months from now, everybody else will have and it'll be socially acceptable.
• 26:20
  SPEAKER_03: Right.
• 26:21
  SPEAKER_03: I I totally agree.
• 26:22
SPEAKER_03: And I still talk to agents that are like, oh, I hate AI.
• 26:26
SPEAKER_03: Like agents with, you know, we have at our at our brokerage, we have our internal Leo system, and they're like, oh, I hate AI, I don't use it.
• 26:32
SPEAKER_03: I'm like, what are you doing?
• 26:34
SPEAKER_03: Like you, so you're just manually doing everything?
• 26:36
SPEAKER_03: You're just manually pulling shit up when you could just say, Hey, I need the inspection report for 123 Main Street.
• 26:41
SPEAKER_03: Like, I don't, I don't understand at this point today in mid-2025, the hesitancy, the the drawing the line in the sand that I'm not gonna do that.
• 26:50
SPEAKER_03: It it's like saying I'm not gonna use the smartphone, I'm not gonna use the internet.
• 26:55
SPEAKER_03: This is that big of a deal.
• 26:56
SPEAKER_03: So it it's super cool to see how you've carved out your brand using specific tools in certain ways.
• 27:03
SPEAKER_03: And correct me if I'm wrong, or or tell me tell me if you think this is a factor, but I think there's also overwhelm.
• 27:10
SPEAKER_03: There's so many AI tools, there's so many updates to those tools literally every day that even if you're trying to pay attention, it's just like, okay, it's too much.
• 27:21
SPEAKER_03: And you just all of a sudden just tune out.
• 27:23
SPEAKER_03: And you know, I've noticed myself doing that a little bit, but that's to my detriment.
• 27:28
SPEAKER_03: You know, then I miss out on a lot of these updates and stuff.
• 27:31
SPEAKER_01: So um I'm sure it's I would encourage, you know, for the people that struggle with the overwhelm, carve out carve out your niche and put the blinders on and run that play.
• 27:42
SPEAKER_01: And that's what I did for nine years with YouTube.
• 27:45
SPEAKER_01: And then once you've mastered that and then you're ready, it's like, okay, let's add something else.
• 27:51
SPEAKER_01: And that's why I'm running this local updates play.
• 27:53
SPEAKER_01: It's like, hey, I'm not, I'm not trying to do carousels because that's completely different monster.
• 27:58
SPEAKER_01: You know, we're just now so we do it in stages.
• 28:01
SPEAKER_01: Stage one is let's just build the consistency.
• 28:04
SPEAKER_01: Stage one, stage two, let's gain the influence and the exposure.
• 28:08
SPEAKER_01: Stage three, now let's start posting stories and polls and getting conversions happening.
• 28:13
  SPEAKER_01: I love it.
• 28:14
SPEAKER_03: Yeah, what would you tell an agent who says, Josh, there's already somebody in my market who's doing this, so I can't.
• 28:21
  SPEAKER_01: Yeah, yeah.
• 28:23
SPEAKER_01: Um so I will say this.
• 28:28
SPEAKER_01: Um, I was the first, like, I literally was the first dude of all real estate agents ever to do YouTube.
• 28:35
SPEAKER_01: Like it's we should go do a stat because that's wild positive.
• 28:39
SPEAKER_01: It was a wild claim.
• 28:41
SPEAKER_01: Hey, and you know what?
• 28:42
SPEAKER_01: I'd be willing to back it up.
• 28:44
  SPEAKER_01: I'm sure you've looked into this.
• 28:45
  SPEAKER_01: I don't doubt this.
• 28:46
SPEAKER_01: This was before YouTube was even a thing.
• 28:49
  SPEAKER_01: Um, and guess what?
• 28:51
SPEAKER_01: Now there's probably 50 people in our in my market running the same identical YouTube play, and we're all getting leads, and it's amazing.
• 28:59
SPEAKER_01: So I would just say for that person that is selling themselves that that's a glorified form of avoidance behavior, self-sabotage, and procrastination.
• 29:10
SPEAKER_01: You know, if if if you're convincing yourself of that, it's just because you just don't want to do it.
• 29:18
SPEAKER_03: We're gonna clip that shit.
• 29:19
  SPEAKER_03: That is good.
• 29:21
  SPEAKER_03: You're so right.
• 29:22
SPEAKER_03: You're looking and we all do that with something at some point.
• 29:26
SPEAKER_03: And and when you really audit why that's happening, it's just like because you know how much work's gonna be, how much of a commitment it's gonna be, or how much work you gotta do to build the thing, and and you just don't want to do it.
• 29:38
SPEAKER_00: Um so just say you don't want to do it, like be a grown adult and just like say you don't want to do it, because you get to choose.
• 29:43
  SPEAKER_03: Yes, yes.
• 29:45
SPEAKER_03: Uh something that that was burned into my brain a long time ago when it's like, oh, so-and-so's already doing it, so I can't.
• 29:51
SPEAKER_03: There's McDonald's and Wendy's and Burger King on the same intersection, and they all do just fine.
• 29:58
SPEAKER_03: Sometimes somebody wants somebody may like Josh Rogers, someone might not like Josh Rogers.
• 30:04
SPEAKER_03: They want to hear it from somebody else.
• 30:06
SPEAKER_03: They don't like your personality, but they like somebody else's.
• 30:09
SPEAKER_03: So, like you said, there's 50-something people in your market doing YouTube today, and you're all getting business.
• 30:16
SPEAKER_03: That's all you need to know.
• 30:17
SPEAKER_03: That's that's all you need to know.
• 30:20
SPEAKER_01: You got to do something, and and that's kind of ultimately, basically, these past six months is I'm like, all right, cool, you don't want to do this for whatever your reason is.
• 30:27
  SPEAKER_01: What's the alternative?
• 30:29
  SPEAKER_01: Like, what's your plan?
• 30:30
SPEAKER_01: Because you got to do something.
• 30:32
  SPEAKER_01: That's right.
• 30:33
SPEAKER_01: And oftentimes, man, people's lackluster response is like, it's like, good luck with that.
• 30:39
SPEAKER_01: Because if if we're not really, I mean, think about it, man.
• 30:42
  SPEAKER_01: Like, I'm 44.
• 30:44
SPEAKER_01: So I grew up in the prime age of Facebook.
• 30:47
SPEAKER_01: My parents, there's a couple of our parents that leaned into Facebook, and then a lot that just like, nope, that's too much for me.
• 30:56
SPEAKER_01: Now they're completely left behind in all things, you know, smartphones and social media and communication.
• 31:02
SPEAKER_01: So if we if we don't lean into this, you guys, like the train is leaving and it's leaving quickly.
• 31:08
SPEAKER_01: And it's so much harder to try to go jump on the train after it's already leaving the station.
• 31:13
  SPEAKER_01: Yes.
• 31:14
SPEAKER_01: So yeah, either you're gonna do it because you're gonna need to find a way to do it, or just stop making excuses and go figure out something else to do.
• 31:22
  SPEAKER_03: I agree completely.
• 31:23
SPEAKER_03: But is there anything that we that we haven't touched on that's part of your system that anyone who wants to do it really needs to know?
• 31:30
  SPEAKER_01: Yeah, yeah, yeah, yeah.
• 31:31
SPEAKER_01: So now you have your audio file from 11 Labs, go create the avatar, and you basically just link up the 11 Labs audio file, feed it to the avatar, and the avatar will match its words, its talking words.
• 31:46
SPEAKER_01: You publish that, you download the uh the video.
• 31:50
SPEAKER_01: Now you have a fully talking video avatar.
• 31:53
SPEAKER_01: Then you just simply go to CapCut where a template is built or Canva, same thing.
• 31:59
SPEAKER_01: And you when you see my feed, it's Jax with Josh, by the way.
• 32:03
SPEAKER_01: If anybody wants to go see the content, Jax with Josh, then there's just three static graphics in the back.
• 32:08
SPEAKER_01: It's just drag and drop very quick.
• 32:11
SPEAKER_01: And then you grab your actual avatar, lay it in the bottom corner of this uh Instagram reel, and hit the remove background so that automatically hits it with the green screen, and then you're good.
• 32:23
SPEAKER_01: You download that reel, upload it to Instagram or whatever, add captions, add music, post.
• 32:29
  SPEAKER_03: Amazing.
• 32:30
  SPEAKER_03: Amazing.
• 32:31
SPEAKER_03: Uh, I know I know a couple agents in the same market actually who are doing this manually, and they just get the graphics, put in their camera roll, go to green screen on Instagram, record reel with that image behind them, and and there's something.
• 32:46
SPEAKER_03: What is it about the three images?
• 32:48
SPEAKER_03: Have you done an A-B testing on this?
• 32:50
SPEAKER_03: One versus two versus three.
• 32:52
  SPEAKER_01: No, I haven't.
• 32:54
SPEAKER_01: What I think it is, when people, and also another limiting belief is like, oh, people are gonna tell it's not me.
• 33:01
SPEAKER_01: Nobody's looking or thinking about you.
• 33:04
  SPEAKER_01: You're in the bottom right-hand corner.
• 33:06
SPEAKER_01: People are looking at the three different images, they're reading the title, and they're also reading the captions, and they're processing the information.
• 33:15
SPEAKER_01: They're thinking about the content, not the person talking.
• 33:18
SPEAKER_01: And also, there's some subtle background music.
• 33:20
SPEAKER_01: Oh, and by the way, it's on social media, so their mind is completely jumbled up.
• 33:25
SPEAKER_01: So, out of like, I'm I'm having you know 5,000 shares, five hundreds and hundreds of comments, very little to anyone is is noticing AI.
• 33:36
SPEAKER_01: Maybe we've had three people call it out.
• 33:38
SPEAKER_01: But the images, Dustin, and I think gives their minds and their eyes just something to look at for 20 to 30 seconds to think about it.
• 33:46
SPEAKER_01: Oh, and also, Dustin, another important part is like this is the template.
• 33:50
SPEAKER_01: So it's essentially my visual brand that stops the scroll.
• 33:54
SPEAKER_01: So when people are scrolling, they see, oh, this this is a coming soon or an update.
• 33:59
SPEAKER_01: I want to watch this.
• 34:00
SPEAKER_01: So we try to keep it very similar and not try to change up the visual appeal very much at all.
• 34:05
SPEAKER_03: Yeah, that's a great point right there.
• 34:07
SPEAKER_03: The the consistency in the content you do, like you're basically creating a series almost and a brand just with how it looks, with and where the captions are, the type of font you use.
• 34:18
SPEAKER_03: Like you put yourself in kind of the bottom right of the video, and that becomes part of the brand in the look.
• 34:24
SPEAKER_03: So then people are they open their phones, they pull up Instagram, they're like, oh shit, a new jacks with Josh just dropped.
• 34:30
SPEAKER_03: And and they know it instantly.
• 34:32
SPEAKER_03: Uh, so yes, there's so much power in that.
• 34:35
SPEAKER_03: You know, that that's something that that I battle with.
• 34:37
SPEAKER_03: I'm trying to do all sorts of different types of ideas where I I'm having fun with it, but what I lack is a consistent look overall, I think, uh, which you have obviously dialed in.
• 34:50
SPEAKER_03: So, you know, there's power in just keeping something the same over and over and over and over and just following a template, uh, as long as it's done well.
• 34:58
  SPEAKER_03: So, well said.
• 35:00
  SPEAKER_01: Good point.
• 35:01
SPEAKER_01: Bro, your stuff is so good.
• 35:02
  SPEAKER_01: Like, thank you.
• 35:04
SPEAKER_01: I go there for my my clever humor of the day, and I'm like, man, I've like, I just don't have a knack for that, man.
• 35:10
SPEAKER_01: So like I go there, I'm like, and and the stuff you've been putting out recently is so good.
• 35:15
SPEAKER_03: Someone needs to take my phone away at this point, but I'm I'm having fun with it.
• 35:19
SPEAKER_03: Like, I I laugh every time I film something, and I'm just does it get does it do well sometimes?
• 35:26
SPEAKER_03: It what's weird, so this happens all the time.
• 35:29
SPEAKER_03: The stuff that I'm like, this is gonna be a banger, this is gonna go viral, this is gonna go crazy, it doesn't.
• 35:34
SPEAKER_03: And then something else that you're just like, oh, this is kind of cool, it does really well.
• 35:38
SPEAKER_03: And that's why you just keep posting stuff as long as you you meet, you've got to check the box, it has to be a certain level of quality, can't be garbage, but as long as it's a certain level of quality, you just can't pick what's gonna hit.
• 35:52
SPEAKER_03: It's up to the algorithm.
• 35:54
SPEAKER_01: Let the people vote, and that's what's really great.
• 35:57
SPEAKER_01: Once you're putting out enough, then it's very clear.
• 35:59
SPEAKER_01: Like I have no question what the people here want.
• 36:02
SPEAKER_01: And so whenever like something pops up on my spreadsheet about this, I'm like, no, they don't want that.
• 36:06
SPEAKER_01: But but you just got to put in enough content to let the people vote.
• 36:10
SPEAKER_03: What's been some of your best performing content so far?
• 36:14
  SPEAKER_03: Oh, yeah.
• 36:16
SPEAKER_01: Um, airport updates, uh, anything like new flights, new flights out of Jacksonville to Charleston.
• 36:22
  SPEAKER_01: It's crazy, man.
• 36:23
SPEAKER_01: Like originally I was crossing those off the the spreadsheet.
• 36:28
SPEAKER_01: Like, that's so like niche, nobody cares about that.
• 36:31
SPEAKER_01: It couldn't be more opposite.
• 36:33
SPEAKER_01: Does it get a ton of shares?
• 36:35
SPEAKER_01: Oh, don't five, six thousand shares.
• 36:38
SPEAKER_01: Like the forwards and the shares is what really shows what the people want.
• 36:43
  SPEAKER_01: Yes, yes.
• 36:44
SPEAKER_03: That that makes sense, though.
• 36:45
SPEAKER_03: It's like, oh, I've been waiting for this flight to open up, and or you know, uh we're we're remodeling the airport.
• 36:52
  SPEAKER_03: This is cool.
• 36:53
SPEAKER_03: Like, people get excited about new stuff in their area, and that's all that's what you're delivering, right?
• 36:59
  SPEAKER_03: Yeah, I love it.
• 37:00
SPEAKER_01: Local local developments or projects, especially like local residential developments, people hate it, and it's great.
• 37:08
SPEAKER_01: They're like, oh, they're knocking down all these trees again.
• 37:10
SPEAKER_01: Oh, great, more more New Yorkers moving to Florida, and it's just a big dumpster fire.
• 37:16
SPEAKER_01: But like in the comments, that's one part of it.
• 37:19
SPEAKER_01: But again, the real magic is when you see the forwards, people forward to you know, their husbands and their spouses and their friends or whatever, and that's what really shows you what they want.
• 37:29
  SPEAKER_01: That's right.
• 37:30
SPEAKER_01: So, yeah, new developments, that, and then like like man, like niche boutiques, local boutiques.
• 37:36
SPEAKER_01: Like we had a bagel shop that was featured on Seinfeld open here locally.
• 37:41
SPEAKER_01: So it's like the people that know know.
• 37:43
SPEAKER_01: So that niche kind of boutique kind of stuff, it goes bonkers.
• 37:47
  SPEAKER_03: I love it.
• 37:48
SPEAKER_03: Oh uh, I'm thinking of objections that agents would have because I've heard this recently.
• 37:54
SPEAKER_03: Well, Josh, I'm in a market where there's really not much new.
• 37:57
SPEAKER_03: Uh, like New Jersey, for example.
• 37:59
SPEAKER_03: It's um there's not a ton of growth, there's not a lot of new stuff, it's a very well-established part of the world.
• 38:05
SPEAKER_03: Uh, so I don't have a bunch of new stuff to share.
• 38:07
SPEAKER_03: What would you what would you tell them to share?
• 38:12
SPEAKER_01: Well, I would just say that that's that's just not true.
• 38:16
SPEAKER_01: You know, things are changing.
• 38:17
SPEAKER_01: So for me, my in my bio is like what's coming soon and changing for Jacksonville local updates.
• 38:24
SPEAKER_01: Um, and then also Dustin is like, okay, like, are you convinced of that?
• 38:29
SPEAKER_01: Or are you just so like averse to change or an open mind?
• 38:33
  SPEAKER_01: Like, what's your alternative?
• 38:35
  SPEAKER_01: Right?
• 38:36
  SPEAKER_01: Okay, perfect.
• 38:37
  SPEAKER_01: Don't do it.
• 38:38
SPEAKER_01: What are you gonna do?
• 38:40
SPEAKER_01: Like, you got to do something.
• 38:41
  SPEAKER_01: That's the thing, man.
• 38:42
SPEAKER_01: Like, people are so quick to make decisions without actually thinking through it or like giving it some effort.
• 38:48
  SPEAKER_03: That's true.
• 38:48
SPEAKER_03: Yeah, that there's always something changing, right?
• 38:52
SPEAKER_03: Yeah, I I heard somebody I mean, how do the newspapers and the like local news websites stay in business?
• 38:57
  SPEAKER_03: Good point.
• 38:58
  SPEAKER_03: Yeah, exactly.
• 38:59
SPEAKER_03: They find enough stuff to post about and and write about.
• 39:02
  SPEAKER_03: Uh good point.
• 39:04
  SPEAKER_03: Very good point.
• 39:06
  SPEAKER_03: Um, what else?
• 39:08
  SPEAKER_03: Well, what's missing here?
• 39:09
SPEAKER_01: Well, I think to to land the plane, so then our virtual assistant will take uh everything, all the assets, which is organized in a Trello board for each topic, and then just simply publish it to all the outlets.
• 39:21
SPEAKER_01: And um, and and then lastly, I was at RevB, which um I know that was on your list.
• 39:27
SPEAKER_01: The people talking from stage were like, Yeah, I've been consistent for this many months, but since I'm here, I'm not posting any content.
• 39:33
SPEAKER_01: And I'm thinking, crack the code, man, because I got Frankenstein posting 41 videos while I'm here.
• 39:41
SPEAKER_01: So that's just um the the the bigger concept here is this is how we're using AI now.
• 39:48
SPEAKER_01: There's so many other use cases that are out there that we need to just begin everything we think through is how do we systematize it and how do we scale it?
• 39:56
SPEAKER_01: Systemize scale, and then turns into like a kid in a candy shop.
• 40:00
SPEAKER_01: Um, so Dustin, ultimately, hey, we can be popular, but we can be popular and not get any leads and go broke.
• 40:07
SPEAKER_01: So for people that want to build this machine, I would say focus on the machine first, focus on the habit of consistent posting second, focus on growing the followers based on what your local audience reacts to, and then start getting intentional and the stories.
• 40:24
SPEAKER_01: And can I share two story strategies that you are going to love?
• 40:28
  SPEAKER_01: Please, yes.
• 40:30
SPEAKER_01: The conversion, the lead conversion and conversation happens in the stories.
• 40:35
SPEAKER_01: And this is an example.
• 40:38
SPEAKER_01: First, we want to we want to train our audience to engage with us because it's like, hey, we're putting out a lot of content, but I don't want you to just observe, I want you to interact.
• 40:48
SPEAKER_01: So the story I put today was a poll.
• 40:51
SPEAKER_01: Polls are where it's at.
• 40:52
SPEAKER_01: Polls are clickable and it creates curiosity.
• 40:56
SPEAKER_01: And the poll today was what does Jax do best?
• 41:01
SPEAKER_01: Tacos, barbecue, seafood, or gas station hot dogs.
• 41:08
SPEAKER_01: And dude, I looked at it like I've only posted it three hours ago, and there's like hundreds of votes on that.
• 41:13
SPEAKER_01: And it's just like, now they've interacted with Jax with Josh, we're building a little familiarity.
• 41:20
SPEAKER_01: Like I looked at her across the bar, we made eye contact.
• 41:25
  SPEAKER_01: Okay, stage one complete.
• 41:27
SPEAKER_01: Now, how do we close that gap?
• 41:28
SPEAKER_01: And that's the strategy behind stories and polls.
• 41:32
SPEAKER_01: And then I'll I'll just fast forward.
• 41:34
SPEAKER_01: Now it's like, when are we asking for her number?
• 41:37
  SPEAKER_01: Literally at the bar.
• 41:39
SPEAKER_01: I made a poll, and the poll said, How often do you check Zillow?
• 41:45
SPEAKER_01: And bro, this was me.
• 41:46
SPEAKER_01: This was not Chat GPT.
• 41:47
SPEAKER_01: I'm taking full credit for that.
• 41:50
SPEAKER_01: And the response was once a day, once a week, once a month, what is Zillow?
• 41:54
SPEAKER_01: Like that fourth is always a funny throwaway question.
• 41:58
SPEAKER_01: You would not believe how many people interacted.
• 42:00
SPEAKER_01: And anybody that clicked, whenever you put a poll, you click on the story, click insights, and you can see every single account that voted for what?
• 42:10
SPEAKER_01: So everybody that clicked on once a day, once a week, they got a DM from me.
• 42:15
SPEAKER_01: Dude, we got five phone numbers from that poll alone.
• 42:18
SPEAKER_01: The leads distributed directly to the team.
• 42:21
  SPEAKER_01: Nice.
• 42:21
SPEAKER_01: So that rounds out this entire uh strategy.
• 42:26
SPEAKER_01: It's all about exposure, systematizing scale, and consistency, and then stories and polls to identify the hand raisers.
• 42:34
  SPEAKER_01: I love it.
• 42:35
SPEAKER_03: I'm so glad you mentioned stories because the people who already follow you are the ones that see the stories.
• 42:41
SPEAKER_03: And that's how you get them like to raise their hand.
• 42:45
SPEAKER_03: That's how you get them to participate.
• 42:46
SPEAKER_03: That's how you get them to connect and not just sit back watching your stuff because it's entertaining, which is not a problem.
• 42:53
SPEAKER_03: But you want people standing up and being like, hey, like, yes, I'd like to have a conversation.
• 42:57
SPEAKER_03: I'd like to ask you a question.
• 42:58
SPEAKER_03: Um hey, have you heard of you're obviously the local expert, Jack's with Josh.
• 43:03
SPEAKER_03: So have you heard about any apartments that are going to be opening up in this side of town or whatever?
• 43:08
SPEAKER_03: And uh and yes, this so the stories, you're personally doing the stories every time there's a story posted?
• 43:14
SPEAKER_01: Yeah, we're I'm still I'm in that RD where I take ownership, I figure out what works, what doesn't, crack the code, and then I'll systematize scale.
• 43:22
SPEAKER_01: So right now I'm personally doing the stories.
• 43:24
  SPEAKER_03: I love that.
• 43:25
SPEAKER_03: So your responsibility here is just to approve or deny topics in the spreadsheet and then stories.
• 43:32
  SPEAKER_03: Yep, you got it.
• 43:33
  SPEAKER_03: I love that.
• 43:34
SPEAKER_03: Uh I love that so much.
• 43:35
SPEAKER_03: So, how much how much time would you say per day you spend on this?
• 43:40
SPEAKER_01: Okay, so a story will legitimately take me 20 minutes from start to finish.
• 43:44
SPEAKER_01: Now I have probably 250 story topics that I've generated from Chat GPT.
• 43:50
SPEAKER_01: So all I do is just go to my spreadsheet, choose which one I'm gonna do.
• 43:53
SPEAKER_01: Takes me about 20 minutes to post it because I'm slow.
• 43:56
SPEAKER_01: Uh, but then approving the articles is maybe one.
• 44:00
  SPEAKER_01: Minute so 21 minutes.
• 44:02
SPEAKER_03: I love that so much.
• 44:03
SPEAKER_03: And then you have you know seven, seven hours and forty minutes more or whatever, uh, if you're only working eight hours a day, or I don't know, maybe maybe less.
• 44:13
SPEAKER_03: Uh a 21, 21 minute workday to build such a powerful machine makes a lot of sense to me.
• 44:21
  SPEAKER_03: That seems like a good trade-off.
• 44:23
SPEAKER_01: And for those solo agents that are out there hustling, doing everything yourself, like you'll find what works for you.
• 44:31
SPEAKER_01: And once you have the system, the machine, then it doesn't have to take a ton of time or effort or energy.
• 44:36
  SPEAKER_01: Right.
• 44:37
SPEAKER_03: Oh, and cost, hey gen, uh between chat GPT, hey gen, and 11 labs, like what kind of investment are we talking about?
• 44:44
SPEAKER_03: That's like less than 100 bucks a month, right?
• 44:46
SPEAKER_01: I'm the kind of dude that like if there's a pro account, I just buy it.
• 44:49
SPEAKER_01: So I may not be like your your the average agent, but it's worth it.
• 44:54
SPEAKER_01: Like these are the most valuable tools of my entire business.
• 44:56
SPEAKER_01: So whatever the top um chat GPT thing is, I don't know, bro.
• 45:00
SPEAKER_01: Is it like a hundred bucks a month or something?
• 45:02
  SPEAKER_01: Maybe not even.
• 45:03
  SPEAKER_01: I think there's one that's 200 and one that's 30.
• 45:06
  SPEAKER_01: Okay, it's probably the 30.
• 45:09
  SPEAKER_01: Um, and then Heygen.
• 45:11
  SPEAKER_01: I don't know, man.
• 45:12
SPEAKER_01: Maybe, maybe Hey Gen is 100 bucks a month and 11 Labs is 100 bucks a month.
• 45:16
SPEAKER_01: The beautiful thing with this is it's pay-to-play.
• 45:19
SPEAKER_01: So based on how much content you put out, that's the package you buy.
• 45:24
  SPEAKER_01: Oh, yeah.
• 45:24
SPEAKER_01: So for us, like we we've scaled to the bigger packages, which actually I really like that that model.
• 45:30
  SPEAKER_03: And it makes sense.
• 45:31
SPEAKER_03: Uh it totally makes sense.
• 45:33
SPEAKER_03: You're getting a good ROI on it, and incredible.
• 45:35
SPEAKER_03: So, Josh, this is incredible.
• 45:38
SPEAKER_03: Um, Jack's with Josh is your Instagram.
• 45:42
SPEAKER_03: And you have like a uh don't you have like a download or a cheat sheet or something that uh what outlines this process?
• 45:49
  SPEAKER_01: It is, yeah.
• 45:50
  SPEAKER_01: It's our workflow.
• 45:51
  SPEAKER_01: Nice.
• 45:51
SPEAKER_01: And so it's a workflow PDF checklist, basically our entire conversation, but it actually gives you the check checklist to follow.
• 45:59
SPEAKER_01: Um, and so that's on a website.
• 46:00
SPEAKER_01: It's lean mean content machine.
• 46:04
  SPEAKER_03: That's a hell of a URL.
• 46:06
  SPEAKER_03: I like it.
• 46:08
  SPEAKER_03: I love it.
• 46:09
  SPEAKER_03: Lean mean content machine.
• 46:11
SPEAKER_03: Um, I'll make sure that if you're listening to the pod, it's in the show notes.
• 46:16
SPEAKER_03: If you're watching on YouTube, it's in the description.
• 46:19
SPEAKER_03: Thank you for doing a uh podcast-friendly URL, though.
• 46:23
SPEAKER_03: That's easy to easy to hear and type in.
• 46:25
  SPEAKER_03: So I love it.
• 46:26
SPEAKER_03: Um so if you guys want to follow Josh's playbook and just have basically this whole episode summed up into a cheat sheet, go there.
• 46:33
SPEAKER_03: Thanks for doing that, by the way.
• 46:35
SPEAKER_03: That's an awesome resource to share.
• 46:37
SPEAKER_01: Well, we I've been doing these masterminds and stuff talking about our play, and then my DMs would just blow up.
• 46:42
SPEAKER_01: And I'm answering the same questions over and over and over, and then I just started feeling bad.
• 46:46
SPEAKER_01: So I'm like, okay, here you go.
• 46:48
SPEAKER_01: Everybody can just get access to it.
• 46:50
SPEAKER_03: It's a masterclass on leverage, as you should, you know.
• 46:53
SPEAKER_03: Um, otherwise, people fall through the cracks.
• 46:55
  SPEAKER_01: Yeah.
• 46:56
  SPEAKER_01: Yeah.
• 46:56
  SPEAKER_03: And that's not cool.
• 46:57
SPEAKER_01: You know, I will tell you, kind of version two with this is really mastering the VA model.
• 47:02
SPEAKER_01: So for a lot of solo agents out there, the VA model, man, that's the path to freedom.
• 47:08
  SPEAKER_01: And it's bumpy.
• 47:09
SPEAKER_01: You know, there's a lot of trial and error through it, but it's so worth it.
• 47:12
  SPEAKER_01: Yeah.
• 47:12
SPEAKER_01: Because you can have this machine, but then when you really find that sweet spot is when you have a great VA to just run the play for you.
• 47:19
  SPEAKER_03: Yes, I love it.
• 47:20
SPEAKER_03: Yeah, um I'm literally onboarding one right now, and I'm I'm excited because I I may have I may carve off some of this to do for and uh start doing some local content again.
• 47:31
SPEAKER_03: Because I've had I've wanted to scratch that itch for years, and I I still have an old Instagram account um with a decent name.
• 47:39
  SPEAKER_03: I don't know.
• 47:40
SPEAKER_03: I may may explore that.
• 47:41
  SPEAKER_03: You've inspired me.
• 47:42
SPEAKER_01: For you, I would absolutely do real estate industry updates running this play.
• 47:48
  SPEAKER_01: Uh huh, it's gold.
• 47:49
  SPEAKER_01: Yeah, interesting.
• 47:50
  SPEAKER_01: Okay.
• 47:51
SPEAKER_01: You're just reporting the news on real estate industry.
• 47:54
  SPEAKER_03: I'll I like that too.
• 47:55
  SPEAKER_03: That's a good idea, too.
• 47:58
SPEAKER_03: Once you know this system and how it's built, yeah, you could use it for anything.
• 48:03
SPEAKER_03: You could use it for cooking tips, for a gardening channel.
• 48:06
  SPEAKER_03: You could anything.
• 48:07
  SPEAKER_03: Man, yeah, yeah.
• 48:09
  SPEAKER_03: Politics, uh, whatever.
• 48:11
  SPEAKER_03: Like that's that's awesome.
• 48:13
SPEAKER_03: Josh, thank you so much, man.
• 48:15
SPEAKER_03: I appreciate you coming on the Massive Agent Podcast.
• 48:18
SPEAKER_03: Um, I've been really excited to hear how you put this together and thank you for describing it and um outlining it as well as you did.
• 48:26
SPEAKER_03: And again, go to what was that URL one more time?
• 48:29
  SPEAKER_03: Lean Mean Content Machine.
• 48:31

  SPEAKER_03: Josh, man, good luck.
• 48:38
SPEAKER_03: Uh, it's exciting to see you, you growing and and blowing up.
• 48:42
  SPEAKER_03: Keep us updated.
• 48:42
SPEAKER_03: We'll have to have you back in the future to give an update.
• 48:45
  SPEAKER_03: Yeah, you bet.
• 48:46
  SPEAKER_03: Thank you.
• 48:46
  SPEAKER_03: This is awesome.
• 48:47
  SPEAKER_03: Awesome, man.
• 48:48
  SPEAKER_03: Talk to you soon.
• 48:48
SPEAKER_03: Look, I told you, my gears are turning here.
• 48:51
SPEAKER_03: I'm I'm the marketer guy that just wants to do all the things, and so I'm like, I need to do this too.
• 48:55
SPEAKER_03: I need to like create this whole other thing.
• 48:57
SPEAKER_03: So I will be implementing his plan.
• 49:00
SPEAKER_03: What that looks like exactly, I'm not sure, but this system is for me.
• 49:04
SPEAKER_03: I was just missing a couple pieces.
• 49:05
SPEAKER_03: I hope that you can take this system and use it to whatever degree works for you.
• 49:11
SPEAKER_03: You don't have to do the 41 videos a week.
• 49:14
SPEAKER_03: You don't need to go hire one or two VAs to do this for you.
• 49:18
SPEAKER_03: But if you have the bandwidth and you have the ability to service all those conversations and clients, do it.
• 49:24
SPEAKER_03: I mean, whatever that looks like for you, even if you just use some of this to do an extra few videos a week, that is a huge win.
• 49:31
SPEAKER_03: All using AI tools available today.
• 49:35
  SPEAKER_03: Incredible.
• 49:35
SPEAKER_03: So, Josh Rogers, thanks for coming on.
• 49:37
SPEAKER_03: Make sure you go to that website.
• 49:38
  SPEAKER_03: What was that?
• 49:39
SPEAKER_03: I forget what that was, but he said it multiple times.
• 49:41
SPEAKER_03: It's in the show notes, it's in the description.
• 49:44
SPEAKER_03: Uh before we wrap it up, on a personal note, today, I'm recording this on Monday.
• 49:49
SPEAKER_03: Today it was announced that one of my mentors, one of my friends, Sharon Shravatsa, it's been announced.
• 49:55
SPEAKER_03: He is now officially business partners with Alex and Layla Hermozzi.
• 49:59
SPEAKER_03: He is now the managing part a managing partner and the president of Acquisition.com.
• 50:05
SPEAKER_03: I believe acquisition.com is like a modern day Berkshire Hathaway for entrepreneurs.
• 50:10
SPEAKER_03: And Sharon is now in the middle.
• 50:12
SPEAKER_03: He's a business partner with Alex Hermozzi and Layla Hermosy, two of the greatest entrepreneurs and business builders in our time.
• 50:19
SPEAKER_03: And I could not be more proud of him.
• 50:21
SPEAKER_03: I could not be more excited for him.
• 50:23
SPEAKER_03: If you know Sharon at all, this is such the perfect role for him.
• 50:27
SPEAKER_03: On a selfish note, he's still on the board at Reel.
• 50:31
SPEAKER_03: He he stepped down as the president from like all the day-to-day stuff that and now he's he's a board member to help guide the ship, implement great ideas, and now he's business partners with the Hermosis, and he's gonna have all that expertise, all that experience of building businesses to then share with us as a company.
• 50:49
SPEAKER_03: So selfishly, I'm excited for that reason.
• 50:51
SPEAKER_03: Uh, but personal note, Sharron, congratulations, my friend.
• 50:55
  SPEAKER_03: You deserve this.
• 50:56
SPEAKER_03: And if you don't know Sharon, or if you don't follow him, or you're just you don't really know him that well, I believe this move he will become one of the most well-known names, faces, and voices in business, in entrepreneurship.
• 51:13
SPEAKER_03: He's uh he's gonna be up there.
• 51:15
SPEAKER_03: I think he already is.
• 51:16
SPEAKER_03: Um, but he's not quite to Gary Vee's level, not yet.
• 51:19
SPEAKER_03: He's not quite to Alex Hermozzi's level yet.
• 51:22
SPEAKER_03: He will be very soon because of this move and what they're about to do together.
• 51:26
  SPEAKER_03: Sharon, congratulations.
• 51:27
SPEAKER_03: And before we wrap it up, my friends over at Keeping Current Matters are keeping you looking smart.
• 51:33
SPEAKER_03: How nice is it as an agent to actually look and feel smart, even if you really are not paying attention or can't keep track of what the hell is happening in the markets?
• 51:41
SPEAKER_03: Well, the team at KCM is.
• 51:43
SPEAKER_03: So if you have KCM in your back pocket, if you're a KCM member, then you have all of their wisdom, all of their economists, all of their housing experts, all of their, you know, people with big degrees who just research nerdy stuff all day.
• 51:57
SPEAKER_03: They just tell you what's happening, where the market's going, what it means, what the numbers are, and how to communicate that to the people in your community.
• 52:06
SPEAKER_03: To position yourself as an as an authority figure, as an advisor, as uh what Byron Lazine and the BAM crew calls being a knowledge broker.
• 52:14
SPEAKER_03: Uh, you can establish yourself as that in your community with your network by joining KCM and using their uh their platform.
• 52:22
SPEAKER_03: Try, but just try it out first.
• 52:24
SPEAKER_03: Okay, don't go dive in and pay for it.
• 52:26
SPEAKER_03: Go over to uh trykcm.com slash bam.
• 52:31
SPEAKER_03: That's trykcm.com slash bam and give it a try for free because most of the top producers in your market already are.
• 52:40
SPEAKER_03: And uh, you know, if you want to if you want to keep up, you should probably do it too.
• 52:44
SPEAKER_03: And then just implement what you learn and your expertise and your advice in your own way, and that's where the real magic is.
• 52:50
SPEAKER_03: And then BAMX, I love the team over at BAM and what they're building in their exclusive BAMX community, the the business in a box, their their marketing content that they they give you, the posts, the emails, everything they just give you so much content that you can post that is basically turnkey.
• 53:08
SPEAKER_03: Like maybe you have to tweak a couple things or add a certain uh like if they give you an email template, you're like, oh, well, I better add my area here.
• 53:15
SPEAKER_03: Like that's all you have to customize, really.
• 53:17
  SPEAKER_03: It's such good stuff.
• 53:19
  SPEAKER_03: It's not templated BS.
• 53:21
SPEAKER_03: It's really, really good stuff over in BAMX.
• 53:23
SPEAKER_03: They have masterminds, they have a referral network, they have courses and trainings and exclusive uh events.
• 53:30
SPEAKER_03: You'd be a fool not to at least uh look at what BAMX is all about.
• 53:35
SPEAKER_03: Go to MassiveAgenSociety.com slash BAMX and see why this is such a valuable community and tool for real estate agents.
• 53:45
SPEAKER_03: Thank you so much for listening this week.
• 53:47
SPEAKER_03: If if you learn something new that's going to help you be more of a content creator without taking a ton more time, then you this is worth the price of admission, right?
• 53:57
SPEAKER_03: I know it's a very steep, very expensive cost.
• 54:01
  SPEAKER_03: It actually is.
• 54:02
SPEAKER_03: Even though this podcast is free, you're spending your very valuable time, which I really respect and really um appreciate, and I don't take lightly.
• 54:11
SPEAKER_03: But if you're willing to spend your time listening to this podcast, if you're hearing this right now, you owe it to yourself to take it uh one step further and implement what you learned.
• 54:20
  SPEAKER_03: Implement, implement, implement.
• 54:22
SPEAKER_03: Because you haven't learned shit until you actually do it.
• 54:25
SPEAKER_03: And I hope that you learned what you need this week.
• 54:27
SPEAKER_03: Go follow Josh, jacks with Josh over on Instagram, follow his lead, see what he's doing, use his system.
• 54:34
SPEAKER_03: And um this is one hell of an episode.
• 54:37
SPEAKER_03: I got my gears turning.
• 54:38
SPEAKER_03: So I'm excited, possibly more excited than most of you guys, but I appreciate you listening.
• 54:43
SPEAKER_03: If you found this episode valuable, share it with your agent friends.
• 54:47
SPEAKER_03: Share it with your broker, your teammates, your brokerage, any agent friends that you have.
• 54:52
  SPEAKER_03: Don't don't be a gatekeeper.
• 54:54
SPEAKER_03: Don't keep this shit secret.
• 54:56
SPEAKER_03: If you find this or any of our episodes valuable, share it with your friends.
• 55:00
SPEAKER_03: Because I do this to help and impact in a positive way the businesses of agents, and I need your help to do that.
• 55:08
  SPEAKER_03: Thank you for listening.
• 55:09
SPEAKER_03: I'll be back next week with another episode.
• 55:11
  SPEAKER_03: See you soon.
