  SPEAKER_00: Open house statistics prior to 2025, anywhere from two to seven percent nationally.

  SPEAKER_00: Looking at some of the big studies that have been put together, that's not a lot.

  SPEAKER_00: But if your body has zero disease versus two to seven percent disease, well, I guess that is a lot.

  SPEAKER_00: The commission structure changed quite a bit, where typically agents were very much dependent on the seller's end of it paying their commission when they were representing a buyer.

  SPEAKER_00: While that still is in place, it's seemingly in most markets, at least with most of the houses that are being listed for sale here in Santa Clorita Valley, that dynamic is starting to cause a little bit of a shift where it's not as guaranteed as it was before.

  SPEAKER_00: The offering of commission to a buyer's agent really isn't something that is often talked about and it's not advertised nor is it publicized.

  SPEAKER_00: So what's going to be happening is people are going to start looking at more properties, previewing them at open houses, and then making a decision.

  SPEAKER_00: Should I use the agent that's representing the seller?

  SPEAKER_00: And that's probably, as we move through the year, going to become more often no than yes, because that agent already has a vested interest in the transaction.

  SPEAKER_00: In addition, that agent's also going to be charging the buyer's agent a commission if in those cases the seller isn't willing to pay it.

  SPEAKER_00: Then the other question would be well, maybe I should get my own agent.

  SPEAKER_00: So then they're going to start searching online, trying to develop and find other agents that can represent them in the purchase of real estate and then take it from there.
