Latest / Mortgage Marketing Radio / Voice Notes: Testing Google's NotebookLM
Transcript
- 0:00Hey, my friend. What's up? This is Jeff Zimfer, host of the mortgage marketing radio podcast.
- 0:16Appreciate you tuning in. As I record this Thursday, December 19th. Normally, what I'd like to do
- 0:22is I'm adjusting my content strategy to now do my best to create two episodes per week,
- 0:29one of which you may have already listened to, which was released last Friday. It's called voice notes.
- 0:37And because of my travel schedule this week, I got a little bit behind in terms of content creation
- 0:42and also publishing one interview, which is the two episodes per week. So here's what we're doing.
- 0:48I'm getting this to you because it is sort of a voice note, but also I think really cool and
- 0:54valuable. And you'll find some, find it useful considering thinking about how you might be able to
- 0:59use this tool in your business. So let's consider this a voice note for this this week, this
- 1:06episode and what I've been thinking about and what I've been thinking about is AI. And I've been
- 1:11spending a decent amount of time looking at different applications and use cases for AI in a way
- 1:16that doesn't jeopardize my brand voice brand reputation, doesn't cheapen the tone or the voice
- 1:25of my brand. I don't want to become one of those people who's obviously using AI
- 1:31and just post in content that's obviously created by AI. Now with that said,
- 1:37why I'm investigating AI is because I think there's tremendous application for streamlining
- 1:43output and streamlining process and creating and writing and distribute distributing.
- 1:48And that's what today's episode is all about is I decided to test out Google Notebook LM.
- 1:56It is, I'm on the webpage right now, it's notebooklm.google put a link in the show notes,
- 2:01but it is the ultimate tool for understanding the information that matters most to you. It's Bill
- 2:04with Gemini 2.0. And when it is, it's your personalized AI research assistant. So if you check
- 2:10it out, you probably know what I'm talking about. If you haven't yet, I'm really kind of getting
- 2:15fascinated with it, especially as I see more people I follow start to use it. And so today is my test
- 2:21for that. And I'll tell you about that just a second, but I want to tell you what it can do.
- 2:25You can upload your sources of content, PDFs, websites, YouTube videos,
- 2:30audio files, Google docs, Google slides, and notebooklm will summarize them and make interesting
- 2:36connections between topics. And this is all again running on Gemini 2.0. And a lot of different
- 2:42use cases here. So you can get instant insights and a personalized AI expert to help you discover and
- 2:49find the key information that matters to you from whatever that piece of content that it is that
- 2:55you're uploading. You can use their audio overview feature and turn your sources that I just
- 3:01mentioned into engaging deep dive discussions with one click. And I'm just scratching the surface
- 3:08here in terms of what you can do. So let me quickly unpack how I've used this for today's episode.
- 3:14So I'm in my dashboard. And what I've done is I've uploaded a transcript from a webinar that I did.
- 3:20The title of the webinar is how the top 1% get agent referrals. One of the things you can do
- 3:26is you can actually now take whatever it is that you upload, transcript, all the examples I gave
- 3:31you a second ago. The YouTube channel, the website link, whatever. And you can actually use this to
- 3:38create an interactive conversational podcast with AI generated two hosts having a deep dive conversation
- 3:50based on the topic you've provided based on the resource, right? Whatever that document or
- 3:57website link or whatever it is. So what I did was I had this webinar recorded on Zoom. I downloaded
- 4:01the transcript and I uploaded it to this notebook. And I asked it to conduct an audio overview
- 4:10as a deep dive conversation with two hosts having a conversation back and forth. And they're
- 4:15basically walking through in 14 minutes the key takeaways and strategies and lessons from the
- 4:22transcript of this webinar. And I started listening to this and I'm like, wow, this is actually
- 4:26pretty amazing. And again, I'm just getting started with how to use this. But out from this
- 4:32output, not only can I get this one podcast example, but I can also have a study guide. I can have
- 4:37a briefing doc and FAQ, all kinds of different additional extensions, use cases, formats available
- 4:45from just this one transcript that I uploaded. So I thought it would be interesting for you to
- 4:51check out. Listen to this conversation back and forth between these two hosts exclusively AI. All
- 4:58that happened was the AI read the transcript, summarized it and created this pretty interesting
- 5:04conversation that for me, based on the several minutes I've listened to already, I want to go back
- 5:09and listen more because I'm just blown away at the level of detail and conversational style. And it
- 5:15does not sound like two robots. It sounds really, really good and it's only going to get better.
- 5:22So I want you to check this out. This is what I'm thinking about this week is AI and how to continue
- 5:27to utilize this for a more streamlined output of content because we all have to produce content
- 5:34at some level, right? And I think systems and solutions is what I'm really focused on as we
- 5:38hinted in the new year. So I can produce content at scale that's quality and impactful. And this
- 5:42is one test of that. Oh, by the way, if you've not yet checked out what I'm talking about at the
- 5:48end of this webinar, which is my agent classes, which is our turnkey down for you platform that
- 5:52helps you attract instead of chase agents and build agent relationships at scale that lead to referrals.
- 5:58Well, hey, check the show notes for the link to go learn more about my agent classes. Look at
- 6:03the success stories we've got over there. And if it's something of interest for you, book a call on
- 6:08my calendar. Okay, so check out this week's deep dive conversation featuring my use case with
- 6:15Google's notebook LM. Hope you enjoy the episode. And by the way, if you like the episode,
- 6:20feel free to leave us a review or DM me on social media that you'll listen to it and what you're
- 6:25kind of what your initial thoughts and reactions are. By the way, if you're listening on Spotify,
- 6:29you can leave comments directly on Spotify and I will get those as well. But look for links in
- 6:33the show notes to leave me a message. I'll have a voice, a voicemail app that you can just tap the
- 6:41link and leave me a voice message, ask me a question, whatever it is, and I'll get back to you.
- 6:45Thanks for tuning in. See you on the next one. Hey, everybody. Welcome to another deep dive.
- 6:50With yours truly. Glad to be here. Today, we're going to be kind of cracking the code, I guess,
- 6:56on how to get more agent referrals. Ah, yes, the holy grail. Yeah, exactly. How do we get a consistent
- 7:02stream of referrals from real estate agents? Right. And to help us kind of like go through this
- 7:08topic, I've got this really interesting webinar transcript called how the top 1% get agent referrals.
- 7:16Okay, very cool. So we're just going to dive right into it, I think, and see what we can find.
- 7:22You know, I think it's interesting how you said crack in the code because real estate agents,
- 7:26they kind of have like a reputation. Oh, tell me about it. Sometimes it's good. Sometimes it's not
- 7:32so good. Yeah, I've done the whole song and dance, you know, like cold calling, shown up at open
- 7:36houses, even trying to win them over with like crazy low rates. Right. It's exhausting, honestly.
- 7:43It is. And the results are like so hit or miss. Yeah, you're right. And the webinar starts off by
- 7:47talking about that, like those struggles, like just what you're talking about. The host of this
- 7:50webinar, Jeff Simford, he talks about how those common tactics, they just, they often lead to frustration,
- 7:55they sense inconsistent results, things like that. Well, he would know, right? His story is like
- 8:01insane. Yeah, it's a great story. The guy went from like needing the HLOC just to like keep his
- 8:06family afloat to close and five million dollars in purchase loans every single month. That's
- 8:13amazing. It's crazy. Yeah. So that's not just a turnaround. That's a complete 180. Right.
- 8:17It's a whole different life. But here's the thing. His success wasn't about like this magic
- 8:22bullet or anything. It was all about a mindset shift. Okay. I'm intrigued. What kind of mindset shift?
- 8:28So instead of looking at these agents is like gatekeepers that you have to like get past. Right.
- 8:33The top producers see them for what they truly are valuable partners. And Zinfra's story is like
- 8:38a perfect example of how powerful that perspective can be. So instead of chasing them down,
- 8:42we need to make them want to work with us. Exactly. Okay. But how do we do that? How do we make them
- 8:47want to come to us? So it's all about understanding their needs and offering genuine value. Okay.
- 8:53You know something that's interesting is that agents of the only referral source that I know of
- 8:58that actively seeks out clients and gets paid to send business your way. Huh. That's a good point.
- 9:04So they're like a money tree that can keep growing if you nurture it the right way.
- 9:08I like that analogy. Yeah. So you think about it's not about getting a referral here and there.
- 9:12It's about cultivating a relationship that benefits both of you. Right. It's got to be mutually
- 9:17beneficial. Absolutely. And that brings us to another crucial point from the webinar awareness.
- 9:23Okay. Like think about would agents in your area instantly recognize your name and your brand.
- 9:30Probably not. Yeah. So that's where engagement comes in. Okay. And it's not about showing up with
- 9:34donuts once a month or like spamming their inbox with like generic marketing emails.
- 9:41None of that stuff. So what does meaningful engagement actually look like them? So it's about
- 9:46demonstrating your expertise and positioning yourself as a trusted partner rather than just another
- 9:51transactional vendor. And the webinar actually breaks down the different ways originators are
- 9:57perceived, right? Like solicitor vendor partner and peer. Yes. Yes. These are very different
- 10:02things. And you want to land on that partner and peer level of course. Right. Think about it. If
- 10:06you were an agent, who would you want to refer your clients to? Someone who just wants to close a
- 10:11deal or someone who actually cares about their client's success? Yeah. That's a no brainer. You want
- 10:16somebody who's going to make you look good. Right. And ensure a smooth process for like everybody involved.
- 10:21Exactly. And so that's where Zimfer introduces a really interesting strategy teaching agent classes.
- 10:28Wait, hold on teaching classes. I'm a mortgage originator. I know. I'm not a teacher. I know. But Zimfer
- 10:33emphasizes that you don't need to be a professional speaker to be effective. Okay. What matters most
- 10:39is passion and authenticity. Okay. Agents could spot a phony a mile away. Right. Right. So you have
- 10:46a wealth of knowledge about mortgages. Yeah. And sharing that knowledge in a way that benefits
- 10:50agents is a powerful way to connect. You know what? That makes a lot of sense. It's like choosing
- 10:55your hard right. Every business building strategy has its challenges. Exactly. It shouldn't
- 11:01might actually play to my strength. That's the spirit. And Zimfer's own success story proves it
- 11:06can work. Okay. He went from struggling to hitting $50 million annually by leveraging this one
- 11:13strategy. $50 million. Clearly there's something to this whole teaching thing. Yeah. It all comes
- 11:18down to leverage by teaching a valuable class. Yeah. You're compressing time. Okay. You're reaching
- 11:24a larger audience of agents in a setting where you can showcase your expertise and build those
- 11:29crucial relationships. So instead of trying to like catch in between showins or like bombard them
- 11:33with emails. Right. I'm offering something that like directly benefits their business. Exactly.
- 11:39And let's be honest agents are constantly seeking ways to improve their skills and knowledge.
- 11:44Oh, yeah. For sure. You can become that resource. Okay. I'm starting to see the potential here.
- 11:49But now I'm wondering what kind of classes should we be teaching? What topics would actually like
- 11:54resonate with agents? Right. That's the big question. Yeah. That's where it gets really interesting.
- 12:00Zimfer doesn't give like a one size fits all answer. Okay. Instead he encourages originators to
- 12:05consider their own unique strengths and like the specific needs of agents in their area.
- 12:12So no like mortgage 101 snooze fest. No, definitely not. Okay. Good. Remember the goal is to position
- 12:19yourself as a partner and appear. Right. Someone who can genuinely help these agents level up their
- 12:25business. Right. So what are agents in your area struggling with? What knowledge gaps do they have?
- 12:31Think about that. That's a good question. I know a lot of agents in my market are like really
- 12:36struggling with this influx of first time home buyers. They're just like overwhelmed by all the
- 12:40different loan programs and unsure how to like guide their clients through the whole process. Yeah,
- 12:44that's a perfect example. Yeah. You could create a class specifically for agents on demystifying
- 12:50finance and options for first time home buyers. Okay. Share your expertise on different loan
- 12:54programs, down payment assistance options and the pre-approval process. Wow. That's actually a really
- 12:59good idea. That's something I'm already comfortable explaining. Right. And it addresses like a direct
- 13:04pain point for agents. Exactly. And think about how impressed they'll be when you break down those
- 13:09complex concepts in a way that's easy for them to understand and share with their clients. Yeah,
- 13:14for sure. You instantly become their go-to mortgage expert. Okay. I'm getting excited about this.
- 13:20Good. What other ideas could we brainstorm? Well, think about current market trends. Okay.
- 13:25Are there any shifts happening in your area that are impacting agents' businesses?
- 13:32For example, are you seeing a rise in investors or a specific type of property gain in popularity?
- 13:38Actually, yeah. We've been seeing like a surge in condor conversions in my market. Okay.
- 13:43And a lot of agents are kind of unsure how to navigate the whole like finance and aspect of that.
- 13:48There you go. A class on finance and condo conversions could be incredibly valuable. Okay.
- 13:52You can cover topics like project approval requirements, condo association guidelines and
- 13:57specialized loan options for those types of properties. You're on a roll. These are all fantastic
- 14:02ideas. I'm already jotting these down. Good. Remember, the key is to offer something
- 14:08that truly helps these agents succeed. Right. Think about the challenges they face, the questions
- 14:13they're asking, and the skills they need to like thrive in this current market. So it's all about
- 14:20providing value. Yes. The more value we offer, the more likely they are to see us as partners. Exactly.
- 14:26And refer their clients our way. Precisely. And it's not just about the content of the class.
- 14:31Okay. It's also about how you present yourself. Okay.
- 14:34Zinfra talks about the importance of passion and authenticity.
- 14:38Agents can spot a phony a mile away. Okay. That makes me a little nervous. I'm not exactly like a
- 14:44natural on stage. Yeah, you don't have to be like a charismatic speaker to be effective. Okay.
- 14:48It's more about sharing your knowledge with enthusiasm and a genuine desire to help.
- 14:54Okay. Let your passion for mortgages shine through and the agents will respond to that.
- 14:58I guess I'm more comfortable talking about mortgages than anything else. So maybe that's a good
- 15:02start and point. It's sad. Think about what gets you excited about mortgages.
- 15:06Right. What unique insights or experiences can you share that would truly benefit these agents?
- 15:14You know, I've actually have a lot of success working with clients who have
- 15:19less than perfect credit. Right. Like I've developed a system for finding creative finance
- 15:25and solutions that help them achieve home ownership. That's gold. Yeah.
- 15:30A class on navigating credit challenges or creative finance and solutions for tough cases.
- 15:35That could be incredibly valuable for these agents. Yeah.
- 15:38Constantly encountering clients who have been turned down by other lenders.
- 15:42That's true. It's a niche area where I have a lot of expertise.
- 15:45I can teach them how to pre-qualify these clients,
- 15:48what documents to gather and how to present their case to underwriters.
- 15:51So you're natural. You've already got several great class ideas brewing.
- 15:55Okay. I'm feeling much more confident about the content now.
- 15:57Good. But how do we actually get these agents to attend these classes? Like,
- 16:01I can't imagine it's as easy as sending out a quick email blast.
- 16:05You're right. Promoting your class effectively is crucial.
- 16:08The webinar talks about treating your class like a valuable product.
- 16:12You need to market it strategically to attract your target audience.
- 16:16So no more last-minute emails with a generic subject line.
- 16:19Definitely not. Yeah.
- 16:21Think about what would make you want to attend a class.
- 16:24Okay. Create a compelling title and description
- 16:27that highlights the specific benefits for these agents.
- 16:30Right.
- 16:31Emphasize how the information will help them close more deals,
- 16:34increase their income, or better serve their clients.
- 16:37It's all about that value proposition.
- 16:39Absolutely. You want to peak their curiosity
- 16:41and position yourself as a thought leader.
- 16:43Right.
- 16:44Don't be afraid to get creative with your market and partner
- 16:47with local brokerages, leverage social media,
- 16:50and offer early bird discounts or bonus materials.
- 16:53This is starting to feel like a real game changer.
- 16:56Good.
- 16:56But there's one piece I'm still curious about.
- 16:58Okay.
- 16:58The webinar keeps mentioning this idea of building a money tree
- 17:02through agent relationships.
- 17:04Right.
- 17:04What exactly does that mean?
- 17:05So that's the long game.
- 17:07The ultimate goal of all these efforts.
- 17:09It's about understanding that strong agent relationships
- 17:12have a compounded effect.
- 17:13Okay.
- 17:14The more value you provide,
- 17:16the more referrals you receive,
- 17:17which leads to more closed loans
- 17:19and ultimately a more sustainable and profitable business.
- 17:22It's like a virtuous cycle where success breeds more success.
- 17:26Exactly.
- 17:27But it's not just about the financial rewards.
- 17:28It's also about building a network
- 17:31of trusted partners who believe in your expertise
- 17:34and are invested in your success.
- 17:36That sounds incredible,
- 17:37but honestly, it still feels a little abstract.
- 17:40Yeah.
- 17:40Can you give me a real world example
- 17:42of how this money tree actually works?
- 17:44Sure.
- 17:44Let's say you consistently teach valuable classes
- 17:47and build solid relationships
- 17:49with like a dozen agents.
- 17:51Okay.
- 17:51Even if each agent sends you just two referrals a year.
- 17:54Okay.
- 17:55That's 24 potential clients.
- 17:57Wow.
- 17:57And those are pre-qualified leads from a trusted source,
- 18:00which means they're much more likely
- 18:02to convert into closed loans.
- 18:03Wait, I'm doing the math in my head.
- 18:0524 deals.
- 18:06That could be a huge jump in my business.
- 18:08Right.
- 18:09And now imagine those clients
- 18:10have a positive experience working with you
- 18:12and they start referring their friends and family.
- 18:14Okay.
- 18:14I'm starting to see the branches
- 18:15of that money tree growing.
- 18:17And here's the best part.
- 18:19This type of business is built on trust and loyalty.
- 18:23Okay.
- 18:23These aren't just one-off deals.
- 18:25They're the foundation for a thriving referral network
- 18:29that can sustain your business for years to come.
- 18:32This is seriously inspiring.
- 18:34I'm starting to feel much more optimistic
- 18:36about building those agent relationships.
- 18:38And that's great to hear.
- 18:39It's not about quick fixes or gimmicks.
- 18:41Right.
- 18:41It's about a long-term strategy
- 18:44of providing value,
- 18:45building trust,
- 18:47and becoming the go-to mortgage expert
- 18:49for agents in your area.
- 18:51Okay.
- 18:51I'm ready to start planting those seeds.
- 18:53Good.
- 18:53But before we wrap up, I have one more question.
- 18:55Go ahead.
- 18:56The webinar mentioned that top producers
- 18:58are always looking for ways
- 18:59to differentiate themselves.
- 19:00Yes.
- 19:00So besides teaching classes,
- 19:02what are some other unique ways
- 19:03to stand out from the crowd
- 19:04and capture these agents' attention?
- 19:06That's a fantastic question.
- 19:08And it leads perfectly
- 19:09into our final segment.
- 19:10We'll explore some creative strategies
- 19:12that go beyond the traditional approaches
- 19:14and help you solidify your position
- 19:17as an invaluable partner
- 19:18to these real estate agents.
- 19:20All right.
- 19:20So let's talk about standing out from the crowd.
- 19:22What are those creative strategies you mentioned?
- 19:24Okay.
- 19:24Well, remember how we discussed
- 19:25agents' constant need
- 19:27for like knowledge and improvement?
- 19:30Yeah.
- 19:30Let's build on that.
- 19:31Okay.
- 19:31What if instead of just teaching classes,
- 19:33you became their source
- 19:35for staying ahead of the curve?
- 19:36Okay.
- 19:36I like where you're going with this,
- 19:37but how do I become that go-to source?
- 19:40You could think about curating valuable content
- 19:44specifically for these agents.
- 19:46Okay.
- 19:46You could create a weekly newsletter,
- 19:48highlight and market trends.
- 19:50Okay.
- 19:50Regulatory updates,
- 19:52even interesting articles
- 19:53about the real estate industry.
- 19:54That's a great idea.
- 19:55It's like given them their own little
- 19:56personalized news feed tailored to their needs.
- 19:59Exactly.
- 20:00It positions you as someone who's
- 20:02always on top of things
- 20:03and genuinely invested in their success.
- 20:05Right.
- 20:05And it doesn't have to be a huge time commitment.
- 20:07You can leverage existing resources,
- 20:10curate content from reputable sources,
- 20:12and add your own insights to make it unique.
- 20:14That takes the pressure off.
- 20:16I'm all about working smarter, not harder.
- 20:18And speaking of working smarter,
- 20:20let's talk about technology.
- 20:21Okay.
- 20:22There are so many tools available today
- 20:24that can help you streamline your processes,
- 20:26enhance communication,
- 20:28and provide a more seamless experience
- 20:30for agents and their clients.
- 20:31Oh, absolutely.
- 20:32I'm already using a CRM
- 20:33to manage my leads and stay organized,
- 20:36but I'm always open to exploring new tools.
- 20:39Of course.
- 20:40What are some tech savvy strategies we can use?
- 20:42Well, think about the pain points
- 20:44that agents often face.
- 20:45Okay.
- 20:46For example,
- 20:46chasing down paperwork,
- 20:48coordinating schedules,
- 20:49and dealing with communication breakdowns.
- 20:51Are there any tech solutions
- 20:53that could address those issues?
- 20:54That's a good point.
- 20:56I know a lot of agents get frustrated
- 20:58with the back and forth of
- 20:59document sharing and eSignature processes.
- 21:02Exactly.
- 21:03So what if you implemented a secure
- 21:05digital document portal
- 21:07where agents could easily access
- 21:09and share loan documents with their clients?
- 21:11It streamlines the process, reduces errors,
- 21:14and makes everyone's lies easier.
- 21:15That would be a game changer.
- 21:17I can already picture agents singing my praises
- 21:19for making their lives somewhat simpler.
- 21:21And it goes beyond just document management.
- 21:23Okay.
- 21:23You could also explore tools
- 21:24that facilitate
- 21:26better communication and collaboration,
- 21:28like shared calendars,
- 21:29project management platforms,
- 21:31or even video conferencing
- 21:33for virtual consultations.
- 21:35I'm loving these tech focus strategies.
- 21:38No, Dick.
- 21:38It's all about finding ways to enhance efficiency
- 21:41and provide a superior experience for these agents.
- 21:44Exactly.
- 21:44And it also showcases your commitment
- 21:46to innovation and staying ahead of the curve.
- 21:48Speaking of innovation,
- 21:49the webinar briefly touched
- 21:51on the importance of niche and down.
- 21:54Is that another way to stand out?
- 21:56Absolute niche and down allows you to become
- 21:58an expert in a specific area
- 22:00and attract agents
- 22:01who are looking for that specialized knowledge.
- 22:03Okay.
- 22:03It could be a particular type of loan,
- 22:06a specific demographic,
- 22:08or even a geographical area.
- 22:10I've actually been thinking about focusing more
- 22:12on working with first-time home buyers.
- 22:15I really enjoy guiding them through the process
- 22:17and have developed some great resources
- 22:19specifically for them.
- 22:20That's a perfect niche.
- 22:22Yeah.
- 22:22You could become the go-to mortgage expert
- 22:25for agents who work with first-time buyers.
- 22:27Okay.
- 22:28You could create targeted marketing materials,
- 22:30host webinars,
- 22:32specifically for this demographic,
- 22:34and even partner with real estate schools
- 22:36to offer training on
- 22:38navigating the first-time home buyer market.
- 22:40Wow.
- 22:40I'm already seeing the possibilities
- 22:42niche and down allows me to really tailor
- 22:45my services and market and efforts
- 22:47to a specific audience
- 22:48which makes everything more effective.
- 22:50Exactly.
- 22:51It helps you stand out from the competition
- 22:53and attract the agents
- 22:54who are most likely to value your expertise.
- 22:56I'm feeling so energized by all these ideas.
- 22:58This deep dive has completely shifted my perspective
- 23:01on building agent relationships.
- 23:03What's great?
- 23:03It's not about chase and referrals.
- 23:05It's about becoming an invaluable partner.
- 23:08And remember, it's not about
- 23:10implementing every single strategy.
- 23:12It's about choosing the ones that resonate with you,
- 23:14align with your strengths,
- 23:16and meet the specific needs of agents in your market.
- 23:18You're right.
- 23:19It's about creating a customized approach
- 23:21that sets me apart
- 23:22and builds last-in relationships.
- 23:24Now, before we wrap up,
- 23:25I have one final thought-provoking question for you.
- 23:27Okay, go ahead.
- 23:29If you could wave a magic wand
- 23:31and instantly acquire one new skill
- 23:35or a piece of knowledge
- 23:36that would significantly enhance your ability
- 23:38to work with real estate agents, what would it be?
- 23:41Ooh, that's a great question.
- 23:44I think it would be the ability to read minds,
- 23:46just kidding, but seriously,
- 23:47I think the one skill I would love to master
- 23:49is public speaking.
- 23:50I've got the knowledge and the passion,
- 23:51that sometimes I struggle to articulate it
- 23:53in a way that truly captivates an audience.
- 23:56That's a fantastic choice.
- 23:57And it's a skill that can be learned and honed over time.
- 24:00There are countless resources available
- 24:02from public speaking courses to toast masters groups
- 24:05that can help you build confidence
- 24:06and become a more engaging presenter.
- 24:08I'm definitely going to explore those options.
- 24:10Imagine the impact I could make
- 24:11if I could confidently deliver a presentation
- 24:14that truly wowed a room full of agents.
- 24:16I have no doubt you'll get there.
- 24:18And remember, even the most experienced speakers
- 24:22started somewhere.
- 24:23It's all about practice preparation
- 24:25and a willingness to step outside your comfort zone.
- 24:28This entire deep dive has been about stepping outside my comfort zone
