SPEAKER_00: The massive agent podcast with lead generation tips and strategies to give you more leads and sell more homes.
• 0:29
SPEAKER_00: I love to buy houses.
• 0:30
SPEAKER_00: I like to sell houses.
• 0:34
  SPEAKER_00: Wait a minute.
• 0:36
  SPEAKER_00: Leads a week.
• 0:38
  SPEAKER_00: I've had better.
• 0:40
SPEAKER_00: Oh, have I got your attention now?
• 0:43
SPEAKER_00: Here's your host, Dustin Brome.
• 0:48
  SPEAKER_00: What is up, guys?
• 0:49
SPEAKER_00: Welcome to episode 450 of the Massive Agent Podcast.
• 0:52
SPEAKER_00: I am your host, Dustin Brohm, in Salt Lake City, Utah.
• 0:56
SPEAKER_00: Uh crazy that I'm 50 episodes away from 500, but I'm thinking about it.
• 1:00
  SPEAKER_00: That's that's a year.
• 1:02
SPEAKER_00: Like, because I do one episode a week.
• 1:03
  SPEAKER_00: That's basically a year.
• 1:04
SPEAKER_00: Anyhow, I'm gonna share with you today two things that you can do that will turn the tide in your ability to get business from Instagram.
• 1:14
SPEAKER_00: This is for anyone who's been doing content.
• 1:17
SPEAKER_00: You're getting views, people are seeing your stuff, but you're just not getting any business from it.
• 1:22
SPEAKER_00: There's two main things that you're missing.
• 1:24
SPEAKER_00: And I'm gonna show you what those are.
• 1:25
SPEAKER_00: I'll tell you how to do it.
• 1:27
SPEAKER_00: Uh one of them you can change right now, and then one of them you need to keep keep in mind as you're doing content in the future.
• 1:34
SPEAKER_00: But there is a missing piece.
• 1:36
SPEAKER_00: So the the hardest part is doing content that people are seeing.
• 1:39
SPEAKER_00: So if you're not getting views on your stuff, you should probably go through my clients from social course.
• 1:45
SPEAKER_00: It shows you what kind of content to do.
• 1:47
SPEAKER_00: But if you just need help getting business, even though people are watching, this is the episode for you.
• 1:53
SPEAKER_00: And I have a resource for you, uh, a way that I can help you and hold your hand through the process and you know, learning how to actually get business from the content you do.
• 2:03
SPEAKER_00: I'll share that with you at the end.
• 2:05
SPEAKER_00: But here's the thing: let's say you get a bunch of a bunch of views, and then they go to your profile, and your profile is unclear on what you do and who you do it for.
• 2:16
SPEAKER_00: It's unclear on who you help and what problem you solve for people.
• 2:21
SPEAKER_00: So uh look, I I we all want viral videos.
• 2:24
SPEAKER_00: We all want a video that gets a ton of views, but if you get all those people to go to your profile out of curiosity, because they're looking for more content like what they just saw that that brought them there in the first place, if they don't know who you are, where you what you do, who you do it for, all like what problems you solve, they just bounce.
• 2:43
SPEAKER_00: If they're if it's unclear, they just they just bounce.
• 2:47
SPEAKER_00: So the first thing to dial in is your bio.
• 2:52
SPEAKER_00: It needs to be very clear who you are, where you live, and what you do.
• 2:58
SPEAKER_00: What problems do you solve?
• 3:00
  SPEAKER_00: Okay.
• 3:00
SPEAKER_00: So your name, uh, your name, location, and profession needs to be in either the username or the account name.
• 3:08
SPEAKER_00: Those are the only two searchable fields in Instagram.
• 3:10
SPEAKER_00: If you've seen any of my Instagram bio audits that I've done on Instagram and TikTok, I show you those top two, like your username at the very top and then the account name in bold.
• 3:20
SPEAKER_00: Make sure your full name, your location, and your profession are in there.
• 3:25
SPEAKER_00: Because if somebody searches for Sarasota Realtor, Salt Lake City Realtor, or your name, they need to be able to find you.
• 3:32
SPEAKER_00: Now, a buddy of mine actually, uh I couldn't find him on Instagram.
• 3:37
SPEAKER_00: And it's because his name was nowhere, uh, it wasn't in any of the searchable fields.
• 3:42
SPEAKER_00: Um, his first name was, but like there's a trillion people with his first name.
• 3:48
SPEAKER_00: So you have that dialed in first.
• 3:50
  SPEAKER_00: Okay.
• 3:50
SPEAKER_00: Now most of you do, but we got to dial that in.
• 3:53
SPEAKER_00: Then in the bio itself, now this is not searchable, but it builds the credibility and it lets people who land there know that you are there to help them, that you can help them.
• 4:03
SPEAKER_00: If you help people buy and sell at the same time, make it clear that you help people buy and sell simultaneously.
• 4:09
SPEAKER_00: That is a specific situation, a specific solution that you have for people.
• 4:14
SPEAKER_00: If your profile is generic and you're just, I'm a realtor, hey, I'm a realtor, I help buyers and sellers and everybody, then I'm sorry.
• 4:22
  SPEAKER_00: You're just nobody.
• 4:24
SPEAKER_00: People see that and they're just like, eh.
• 4:26
SPEAKER_00: Because they, they're like, oh, it's just a realtor.
• 4:28
SPEAKER_00: And then it's up to whatever their impression of a realtor is.
• 4:31
SPEAKER_00: But if you say that you help military members relocate to new, uh to new towns, for example, we gotta word that a little bit better, but you get the point.
• 4:41
SPEAKER_00: Now people who are in that situation are like, oh, they can help me.
• 4:45
SPEAKER_00: They can help me with that particular situation.
• 4:47
SPEAKER_00: I need to buy and sell at the same time.
• 4:49
  SPEAKER_00: I'm in the military.
• 4:50
SPEAKER_00: I need to relocate because I'm getting I have to PCS.
• 4:54
SPEAKER_00: So put those specific things in there.
• 4:56
SPEAKER_00: You also need something that builds your credibility.
• 4:58
SPEAKER_00: You have 500 five-star reviews, or Chris Benjamin, Benjamin puts uh that he's hiked Mount Everest.
• 5:06
SPEAKER_00: That is a super interesting thing that's memorable and unique about him.
• 5:10
SPEAKER_00: It's credibility boosting, because that's not an easy thing to do.
• 5:13
  SPEAKER_00: I've never done that.
• 5:13
  SPEAKER_00: I've never hiked Everest.
• 5:15
SPEAKER_00: So think of things that you could put in there, like maybe you have 13 kids, or you're you have 13 siblings and you're the only girl, or you you've run six marathons or whatever, right?
• 5:27
SPEAKER_00: Like put something interesting about you, something that builds your credibility as an agent, but also specific things, specific situations that you that you help people with.
• 5:36
SPEAKER_00: Like maybe you help doctors find their dream house in a new city.
• 5:42
  SPEAKER_00: Anything.
• 5:42
SPEAKER_00: But think about who you help and what you help them do and figure out a way to get that into your bio.
• 5:46
  SPEAKER_00: Okay.
• 5:47
SPEAKER_00: So that's going to make it clear who you help so that when those people land on your profile, it'll be clear to them you can help them.
• 5:55
  SPEAKER_00: Okay.
• 5:55
SPEAKER_00: Then, number two, moving forward, you have to learn how to do calls to action and offer something of value in exchange for contact info.
• 6:06
SPEAKER_00: That is how you get the people who are watching to turn into leads.
• 6:10
SPEAKER_00: Once you get somebody's contact info, they are a lead.
• 6:14
SPEAKER_00: So for example, if you uh, I'm going to use uh Sarah, for example.
• 6:19
SPEAKER_00: She was in my uh group one of the Instagram Listing Blitz class, the Instagram Listing Blitz group.
• 6:25
SPEAKER_00: She was one of the 10.
• 6:26
SPEAKER_00: And she helps people who want to move to Salt Lake to be closer to the mountains, to be closer to ski resorts and mountain biking and all the outdoor recreational stuff, because that's what she does.
• 6:38
SPEAKER_00: That's why she moved here.
• 6:39
SPEAKER_00: And so she helps others do the same.
• 6:41
SPEAKER_00: So a lot of the content she does is, you know, like homes for sale within 30 minutes of the mountains, homes for sale within 10 minutes of a trailhead, homes for sale near this, right?
• 6:51
SPEAKER_00: And so then people who are fitting that, they're like, hey, I'm moving to Salt Lake because I want to take advantage of all the outdoor stuff and the recreation that's super close.
• 7:00
SPEAKER_00: She's obviously someone that appeals to them and she has a solution.
• 7:05
SPEAKER_00: So she creates a list of homes, for example, in uh within 15 minutes from the ski resorts and puts those in in place and then does a piece of content.
• 7:16
SPEAKER_00: Hey, here's this, this place, this, a carousel post or a reel highlighting there's seven homes within a 15-minute drive of Snowbird.
• 7:26
SPEAKER_00: And if you want the full list, comment the word ski and I'll send it to you.
• 7:30
SPEAKER_00: Now, people that opt into that, first off, the content appeals to her target audience.
• 7:36
SPEAKER_00: It's it's more niche or niche for sure, because it's you know, list of homes for sale that's obviously only appealing to those that are actively looking.
• 7:45
SPEAKER_00: It doesn't have broad appeal.
• 7:46
SPEAKER_00: It's not like a top-of-funnel post, is what it would be called.
• 7:49
SPEAKER_00: It's not an awareness post, and that's totally fine.
• 7:52
SPEAKER_00: Then so that piece of content works and you add on the call to action, adding on the call to action and offering the thing, the lead magnet, that list of homes in that area within 15 minutes of Snowbird.
• 8:07
SPEAKER_00: Anyone who wants that and she's teased them with the content, she says, comment the word ski and I'll send you the full list of these homes.
• 8:15
SPEAKER_00: So anyone that opts into that and gives her their contact info, their email address and or phone number is a super hot lead because through their actions, they've raised their hand and shown that they're interested in buying a home in those areas for those reasons.
• 8:32
SPEAKER_00: So those leads that you get through many chat, through the automation and capturing email addresses and all that, those are super hot.
• 8:39
SPEAKER_00: Now you can add a call to action to damn near anything.
• 8:42
SPEAKER_00: It could be uh like maybe you did a YouTube video about um the 10 best restaurants in your area.
• 8:50
SPEAKER_00: And you do a post.
• 8:52
SPEAKER_00: This is my favorite restaurant.
• 8:53
SPEAKER_00: They have this new dish, you got to try it.
• 8:54
SPEAKER_00: And by the way, comment the word, comment the word eat, and I'll send you my top 10, uh my top 10 favorite restaurants in the area that most locals don't know about.
• 9:05
SPEAKER_00: By adding that last little piece, now it feels like, ooh, there's something secret.
• 9:09
SPEAKER_00: There's some inside information that I want.
• 9:11
SPEAKER_00: If it's just here's the 10 best restaurants, they can find that through a Google search.
• 9:15
SPEAKER_00: So add on that bit of marketing spin.
• 9:17
SPEAKER_00: Here's my 10 favorite restaurants that most locals don't even know about yet.
• 9:22
SPEAKER_00: Then deliver the thing, and people are opting in.
• 9:26
SPEAKER_00: Now they're opting in for restaurants, but at least you have their contact info and you can put them on your list.
• 9:31
SPEAKER_00: Understand that they're very different.
• 9:34
SPEAKER_00: The intent of the lead is very different in this case.
• 9:37
SPEAKER_00: So for Sarah's, people are opting in for the list of homes in the proximity to the ski resorts.
• 9:43
SPEAKER_00: Those are much hotter leads for real estate sales than somebody who just wants the big list of 10 super secret restaurants.
• 9:52
SPEAKER_00: But if they want the list of super secret restaurants, you can still get them on your overall uh email list and then just keep hitting them with stuff and send them your YouTube video and uh, you know, all of that, and let them filter down through the funnel and explore your website, explore your other videos, uh, because you you can't control their timing.
• 10:10
SPEAKER_00: You can't control if they're if they just want some local information or if they want to buy or if they want to sell or if they want to invest.
• 10:18
  SPEAKER_00: We don't control that.
• 10:19
SPEAKER_00: We just control what we put out and hopefully it's good stuff that appeals to the people we want to appeal to.
• 10:25
SPEAKER_00: So it's not getting squeezing more business out of your content, often for many of you, you're already doing good stuff, but you're just you're you're hope you're you're leaving way too much friction.
• 10:38
SPEAKER_00: You're just hoping that someone's gonna find your video so awesome that they're gonna reach out and say, Hey, I need a realtor.
• 10:45
SPEAKER_00: I'm selling my house and you'd be perfect.
• 10:47
SPEAKER_00: Now that happens, but it's so much easier if you meet them halfway and give offer them a lead magnet, some sort of guide, a download, another video, a resource you put together that helps them do a certain thing and in exchange for their contact info, because then you know who they are.
• 11:06
SPEAKER_00: Right now, you have a bunch of people in your social media audience that will transact sometime soon, but you don't know it because they haven't raised their hand.
• 11:16
SPEAKER_00: You don't know who they are.
• 11:17
SPEAKER_00: Offering the lead magnet, getting their contact info, doing the call to action where it it positions the thing, like the the 10 restaurants that most locals don't even know about.
• 11:29
SPEAKER_00: That sounds super awesome, the way that it's that's packaged up.
• 11:34
SPEAKER_00: All they have to do is comment the word eat to get it.
• 11:36
SPEAKER_00: That's the call to action.
• 11:40
SPEAKER_00: Call to action, clear bio.
• 11:42
SPEAKER_00: I think you'd be blown away at how much more business you can get.
• 11:45
SPEAKER_00: Now, this is something that takes practice.
• 11:47
SPEAKER_00: Learning how to frame and package up the calls to action, how to do the lead magnets, what to do, where to put it, how to deliver it, all the stuff.
• 11:55
  SPEAKER_00: Like it takes practice.
• 11:56
  SPEAKER_00: There's a process to it.
• 11:57
SPEAKER_00: It you can figure it out that you can watch YouTube videos, or I'm actually doing a small group, coaching, a small coaching group called the Instagram Listing Blitz.
• 12:06
  SPEAKER_00: This is group two.
• 12:07
SPEAKER_00: We are starting the interviews right now for the 10 available spots.
• 12:11
SPEAKER_00: Now, this is super exclusive.
• 12:13
SPEAKER_00: This is not some cheap, you know,$20 a month thing.
• 12:15
SPEAKER_00: It does require an investment.
• 12:17
  SPEAKER_00: It's not crazy, it's very reasonable.
• 12:19
SPEAKER_00: But nonetheless, this is only for agents who are currently creating content.
• 12:24
SPEAKER_00: You're doing content that people are seeing, but you're just not getting business from it.
• 12:29
SPEAKER_00: This class, this program, I will teach you personally.
• 12:32
SPEAKER_00: I will hold your hand, teach you how to do it.
• 12:35
SPEAKER_00: It will help you build the systems, we'll help you figure out what content to do, how to frame it, how to do the hooks, how to turn a reel that you did into a carousel post, how to do the calls to action, how to write it, how to sell it, all the stuff.
• 12:47
SPEAKER_00: You learned all of it over a 45-day period.
• 12:50
SPEAKER_00: It's called the Instagram Listing Blitz.
• 12:52
SPEAKER_00: And you can apply, if you're serious and you're willing to make an investment, over at MassiveAgenSociety.com slash Blitz.
• 12:59
SPEAKER_00: Now we're going to start the program on August 17th.
• 13:03
SPEAKER_00: It starts August 17th, but we're already filling the 10 available spots starting now.
• 13:08
SPEAKER_00: So it's not too late.
• 13:10
SPEAKER_00: Uh yes, we have a waiting list, but not everybody's going to be moving forward.
• 13:13
SPEAKER_00: So you still have a chance.
• 13:14
SPEAKER_00: If this sounds like it's what you're looking for, you want me to hold your hand and help you become a content master, not just at getting views, but getting actual clients.
• 13:25
SPEAKER_00: You need to be part of the Instagram listing Blitz.
• 13:27
SPEAKER_00: Please apply today over at massiveagentsociety.com/slash blitz.
• 13:32
SPEAKER_00: And I will be in touch very soon.
• 13:34
SPEAKER_00: If you are a good fit, uh, well, we'll have an interview first.
• 13:37
  SPEAKER_00: And if you're a good fit, we'll offer you a spot.
• 13:40
SPEAKER_00: Uh, but there are only 10.
• 13:41
SPEAKER_00: That is a hard and fast rule.
• 13:43
  SPEAKER_00: There's only 10 spots.
• 13:44
SPEAKER_00: So fix your bio, learn how to implement calls to action and offering lead magnets to get the viewers off the fence and into the game so you know who they are, you have some contact info.
• 13:57
SPEAKER_00: You'll be getting 10 times more business when you learn how to do this effectively.
• 14:03
SPEAKER_00: I would encourage you, if you have the means and you're serious to do it and you can commit for 45 days, shorten that learning curve.
• 14:10
SPEAKER_00: Let's just teach you, let's just make you a master to get business like right now in a 45 day period, rather than trial and error over time.
• 14:18
SPEAKER_00: Of course, you can do that totally fine, but the faster way to do it is let me just give you my playbook and help you do it.
• 14:24
  SPEAKER_00: MassiveAgent Society.com slash blitz.
• 14:28
SPEAKER_00: Thank you so much for watching, guys.
• 14:29
SPEAKER_00: I'll be back next week with another episode of the Massive Agent Podcast.
• 14:32
SPEAKER_00: Share this with an agent who needs to hear it, someone who's struggling on Instagram, someone who uh maybe they're just starting and you want to help them out so they don't have years of trial and error that's unnecessary.
• 14:45
SPEAKER_00: Send them this episode, let them know about the Massive Agent Podcast.
• 14:48
SPEAKER_00: Help me to reach more agents and have an impact on their businesses and their lives.
• 14:52
SPEAKER_00: And I will keep coming back with a new episode every week.
• 14:55
  SPEAKER_00: Thank you so much.
• 14:55
  SPEAKER_00: See you next week.
