- 0:55Thank you as always for joining us.
- 0:58And with me is the ever effervescent and energetic.
- 1:03And courageous.
- 1:05Overall amazing.
- 1:06And courageous.
- 1:08Yes, Jennifer Wallman.
- 1:10Hi Jennifer, say hi.
- 1:12Hello, hi.
- 1:13I didn't follow instructions, hi.
- 1:15So you mentioned courage.
- 1:19Yes.
- 1:20And we have done this really interesting thing
- 1:23since we started the podcast,
- 1:24which is we have this kindergarten reading series.
- 1:27And I want to invite all the boys and girls who are listening,
- 1:32all the humans from around the world,
- 1:35pull up a chair and listen as we discuss a book
- 1:40written by Susan Verdi called I Am Courage.
- 1:47A book of resilience.
- 1:48A book of resilience.
- 1:51Perfect timing, Jennifer.
- 1:53A book of resilience.
- 1:54I like that we've been doing this and I like
- 1:58out of left field ideas that are connected
- 2:01because I think so many things in life are interconnected.
- 2:05And I think it's great that we get to dive
- 2:08into some of these things.
- 2:10And a lot of it for you guys that are listening
- 2:13is grows out of this idea that everything
- 2:15that I ever needed to know, I learned in kindergarten.
- 2:18And so Jennifer and I are big believers in that.
- 2:20And because she is an amazing grandmother,
- 2:23I know that she is totally engulfed in the world
- 2:27of kids books at this stage.
- 2:30I think it's wonderful.
- 2:31So how do we go about this?
- 2:34So confession, the reason I have these books
- 2:37is not because I'm a grandma.
- 2:39Really?
- 2:40It's because I believe in simple messaging
- 2:43and keep it simple, stupid.
- 2:46And this keeps my attention.
- 2:48And so I find real estate applicable
- 2:51in just about every children's book.
- 2:53And this is a lot easier reading than some
- 2:55of the big, heavy books.
- 2:57So yeah.
- 3:00I wish I could say it was because of my grandkids.
- 3:03But what you really didn't have to tell anybody.
- 3:07We would have just assumed.
- 3:11You didn't have to disclose that you're walking in a bookstore.
- 3:15Let's say we're back in 1990 and you're actually
- 3:17buying it from a bookstore.
- 3:19But you probably are.
- 3:20I did.
- 3:20Yeah, exactly.
- 3:21You're walking in a bookstore.
- 3:22Books and books.
- 3:23Books and books.
- 3:23I love books and books.
- 3:24That's so great.
- 3:25All right.
- 3:26So let's dive into the book.
- 3:28Do you want to read it?
- 3:30How do you want to go through it?
- 3:31So we've spent all month talking about how
- 3:33to get rid of scary.
- 3:34Right?
- 3:34It's October, scary month.
- 3:36We do these podcasts, these episodes all the time.
- 3:39And so sometimes we try to stick with the theme.
- 3:41Usually we don't.
- 3:42But this month it's kind of been scary from busting
- 3:47real estate myths to talking to attorneys,
- 3:50to trying to avoid scary issues that might come up
- 3:53during a transaction.
- 3:55And the reason I thought of this book
- 4:00is because we always talk about fear
- 4:04and how fear holds us back and fear cells.
- 4:07And I think we mentioned in our C5 CCIM episode
- 4:14when we were doing a recap that we're addicted to fear.
- 4:17That was Gunnar Branson who said, we're addicted to fear.
- 4:21We know that fear cells and everything else.
- 4:22So I thought instead of talking about fear,
- 4:25let's talk how to address fear.
- 4:27And so I find strong messages in children's stories.
- 4:32And the message on the front of this flap
- 4:35just really, really resonated with me.
- 4:38So I'm going to read it to you.
- 4:40It says, when we picture someone brave,
- 4:42we might think they're fearless.
- 4:44But real courage comes from feeling scared and facing
- 4:48what challenges us anyway.
- 4:50When our minds tell us I can't, we
- 4:53can look inside ourselves and find the strength to say,
- 4:57yes, I can.
- 4:58And to me, this resonated so much because I've
- 5:04told this story before.
- 5:05But when I first wanted to get into investing,
- 5:08I had already been involved in real estate
- 5:11for, I want to say, about 10 years.
- 5:13And I can't remember if I was already an LP in the syndication
- 5:18deal.
- 5:18I don't think I was.
- 5:19I think my husband and I were trying to do this on our own.
- 5:22And God bless my husband, Carlos.
- 5:24He's always supportive.
- 5:25And he's way more fearless than I am.
- 5:28And I let fear get the better of me.
- 5:33I imagined us living under I-95 and me bankrupting us.
- 5:37And I was like, it was ridiculous.
- 5:39There was no rational explanation for what I was doing.
- 5:45And I got out of a house that we had bought
- 5:47at the height of the recession in Coral Gables.
- 5:51Beautiful area.
- 5:52We got it for, we were under contract for $250, I think,
- 5:57maybe $240.
- 5:58I probably could have gotten it for about $210
- 6:00after inspections because it showed some pretty big things.
- 6:04I mean, there were subterranean termites, which
- 6:06are scary in and of themselves.
- 6:08So I lost that deal.
- 6:11And I was getting ready to lose another deal when I finally
- 6:14did the phone a friend.
- 6:16And this book, just in very simple ways,
- 6:21tells us how to dig deep and find the courage
- 6:26to get through that.
- 6:27And this year has been a super challenging year
- 6:30for a lot of people, period, whether it's in real estate
- 6:34or not, whether it's the economy, high interest rates,
- 6:37the geopolitical landscapes, the horrible weather.
- 6:40We've had fires, floods, hurricanes, and all of those
- 6:44things, and the uncertainty cause uncertainty, fear,
- 6:48and desperation.
- 6:49And there was another book that we did this on, which
- 6:54was, oh, the places you'll go.
- 6:55And they talk about the waiting room.
- 6:57And I think a lot of people get stuck in the waiting room
- 7:00because of fear.
- 7:02And how do you get unstuck?
- 7:04How do you find the courage to get out?
- 7:06So this book talks about digging deep into your courage,
- 7:11trusting your gut, accepting the challenge,
- 7:14and finding the strength to go on.
- 7:17We wear so many hats in our day-to-day life
- 7:20and in our professional life as well.
- 7:23And a lot of times when we're processing information,
- 7:26you and I, I mean, we're thinking about, obviously,
- 7:30our families, the people that we know,
- 7:31the people that we care about, our friends, our colleagues.
- 7:35We also always are thinking about the consumer,
- 7:38and we're thinking also about the broker,
- 7:41and helping the broker help the consumer,
- 7:43and so I'm always trying to draw lessons from something
- 7:48as simple as this.
- 7:49And if I may read just a couple of the sections, right?
- 7:52It's really at the start of the book,
- 7:54but it'll lead to a question that I have for you.
- 7:57This is the beginning of the book.
- 7:59When there are challenges in front of me,
- 8:02when I feel unstable, like I might fall,
- 8:05and I think about turning back or giving up,
- 8:08when my mind tells me I can't, I look inside myself
- 8:12and find the strength that lives deep down,
- 8:15and I tell my mind, yes, I can.
- 8:19I have faith in what's possible.
- 8:21I accept the challenge and keep on going.
- 8:25And this is where it's the first thing,
- 8:28because where do people draw the faith in what's possible?
- 8:34It's such an optimistic phraseology, right?
- 8:38I have faith in what's possible.
- 8:39I accept the challenge and keep on going.
- 8:42And of course, there's an illustration of this child
- 8:45who is in a bike about to cross a bridge,
- 8:49but we don't know where that bridge leads to, right?
- 8:51And it's dark.
- 8:52And it's dark and it is scary,
- 8:54but I wanted to ask you that,
- 8:56where do people really find the faith in what's possible?
- 8:59Because oftentimes, as you mentioned,
- 9:02fear is predominant in our daily lives, right?
- 9:06So it really is as simple as it is stated,
- 9:10it is a deep question about having faith in what's possible.
- 9:13Well, and I think finding that faith
- 9:20takes different forms.
- 9:21There was a game show, I can't remember what it was,
- 9:23but they would throw out lifelines,
- 9:25like if you didn't know the question.
- 9:27It was phone a friend, I can't remember what,
- 9:29I can't remember what.
- 9:30So guess what my faith is and how I find it.
- 9:32You're talking about the millionaire.
- 9:34I have no idea, I just remember,
- 9:37I mean, I didn't watch the show.
- 9:38Jessica, what was that show?
- 9:40Who wants to be a millionaire?
- 9:40Who wants to be a millionaire?
- 9:41Yeah, and what were the three things?
- 9:43Oh, it was 50-50, so they will take 50%
- 9:46of the questions out.
- 9:48It was ask the audience.
- 9:50Okay, and phone a friend.
- 9:52Well, I remembered phone a friend.
- 9:53So that's how I dig deep.
- 9:56Like in the situation that I told you about the house
- 10:00when I was getting ready to pull out of our second investment,
- 10:03and I was kicking myself, because I knew.
- 10:05My brain knew what was going on.
- 10:08My brain knew that I had done the research,
- 10:10that it was a great buy, that it was a great location.
- 10:13I'd done everything right,
- 10:15but, and my gut was telling me it was good,
- 10:18and my brain was like, run away, run away,
- 10:20you're gonna bankrupt your family.
- 10:22And so, I trusted in my gut,
- 10:26but I knew that I needed help getting out of my brain,
- 10:29and I phoned a friend who had the money to bail me out
- 10:32so that I wouldn't live under I-95,
- 10:35even though that was never a possibility,
- 10:37because I was only gonna be on the hook
- 10:39for the down payment.
- 10:40Like it was so ridiculous, and so I phoned a friend,
- 10:43and I think that's what's so great about,
- 10:48so wherever you find faith, it can be in your church,
- 10:51it can be in your family, it can be in your friends,
- 10:54it could be in people you know in the industry,
- 10:57and that's why I love this women in real estate group
- 11:00that Beth created, because the theory
- 11:03and the philosophy there, and it was actually based
- 11:06on a conversation that she and I had about fear,
- 11:09because Beth had a similar experience
- 11:11when she was starting her investment,
- 11:14her own personal investments,
- 11:16even though she had been in the industry
- 11:17and been killing it as a landlord and tenant rep
- 11:20for a gazillion years and knew the markets,
- 11:23and the fear got in, and she lost a deal.
- 11:26So we were talking about that,
- 11:28and so like in this case, she created this event
- 11:31for women who want to invest, but have fear
- 11:34to have the support group that they need
- 11:39to get beyond that and to help build courage,
- 11:42so I don't know if that answered your question,
- 11:44how about you?
- 11:45You know what I find really interesting here
- 11:48is that faith in what's possible,
- 11:51it's I think something that permeates
- 11:54through every entrepreneur.
- 11:56You start on a journey having faith in the possibility.
- 12:02The phraseology here is incredibly smart,
- 12:09because it's not I have faith
- 12:11that everything is gonna be okay.
- 12:13It's not I have faith that we'll figure it out.
- 12:17It's having faith in that there is a possibility out there
- 12:22that draws us to cross that bridge in the dark, right?
- 12:27And the following sentence,
- 12:30I accept the challenge and keep on going,
- 12:32and it's that idea of you have faith
- 12:35in the good things that you can create
- 12:38and the possibilities of this endeavor, right?
- 12:41But you have no guarantee,
- 12:43and we both live in the fact that we predominantly
- 12:47focus on the fear and the negativity
- 12:49and not only what gets fed at us,
- 12:53but the things that we worry about,
- 12:54but at the same time,
- 12:55there's something that gets you up every morning to say,
- 12:59I'm going to go attack that.
- 13:00I have no idea how it's gonna work out,
- 13:02but I love this sentence of I accept the challenge, right?
- 13:08And so, you know, like you mentioned at the beginning,
- 13:11and this is something that everyone has heard,
- 13:14courage is not the absence of fear
- 13:16is what you do in spite of it, right?
- 13:18And so, I love that idea of I'm just gonna keep going.
- 13:22And we've seen and we've done shows,
- 13:24podcast episodes where we've discussed this, you know,
- 13:27sometimes all you gotta do is just keep going,
- 13:29keep working, and all of a sudden,
- 13:32things begin to turn around,
- 13:33whether it's in your business, in your personal life,
- 13:36in your career, and the choices that you make
- 13:40have to be informed, I think,
- 13:42by having that faith in the possible.
- 13:45I agree, and look at what we did, right?
- 13:48Look at the big jump that we took,
- 13:50like two, almost, well, a year and a half ago,
- 13:53and left what we were doing, changed it up,
- 13:56and it was because of what's possible, right?
- 14:00We were scared, we were nervous, we were unsure,
- 14:02we don't know exactly what the outcome's gonna look like,
- 14:05but we believed in the possibility of what could be,
- 14:08so we took that jump, right?
- 14:11And, you know, again, we've stated before,
- 14:14you have to be comfortable being uncomfortable,
- 14:17and I think courage also gives you that, and so...
- 14:23Another lesson that I thought was really interesting is,
- 14:26as you read the story, there's a sentence,
- 14:29and this is something that I think it's important,
- 14:32is I can trust what my gut is telling me.
- 14:36Now, there's so many ways to break this down,
- 14:39because it's interesting,
- 14:41how do you know if your gut has the right instinct?
- 14:47You know, like what you instinctively feel,
- 14:50like my gut is telling me this is gonna be good,
- 14:53or this is gonna be bad,
- 14:56but there is an evolution in which you have
- 14:59to trust your gut, and when I read this,
- 15:01what I thought about was, oftentimes,
- 15:04especially when people enter a new industry,
- 15:07or let's say there's a new agent
- 15:08that is coming in right to the industry,
- 15:11it's very simple to begin to look at the process,
- 15:16to be bigger than what it is,
- 15:18meaning that, obviously, every industry has their own jargon,
- 15:21they have their own procedures,
- 15:22they have their own laws that they have to follow,
- 15:24their regulations, all those things.
- 15:26Sometimes we overcomplicate that situation,
- 15:29and at the end of the day, the agent is always working
- 15:32with another human being, right?
- 15:34And when you're working with a client and a human being,
- 15:37there are certain things that you viscerally feel
- 15:40in your gut, this doesn't feel right,
- 15:43and then some of those agents will come back to us
- 15:45and say, well, what does the law say?
- 15:48How do I handle this, and how do I address this?
- 15:51And I think that you begin to kind of give way
- 15:55of relying on your gut, I think that that part
- 15:58should never be removed.
- 16:00You could call it gut, you could call it common sense,
- 16:02you could call it a spidey sense, your instinct,
- 16:04whatever it is, but there is something there
- 16:08that I think you have to endeavor to develop
- 16:11and to continue to test so that you can continue to trust it.
- 16:15I agree, and I always tell my kids
- 16:17that when they're not sure, I'm like, look, write it down,
- 16:23write down everything that's in your brain
- 16:25because there's two parts of fear
- 16:27and there's two parts of courage, right?
- 16:29To me, there's gut or heart and head,
- 16:32and head is where the crazy is, right?
- 16:35The brain is crazy, it's a wild horse,
- 16:35It's crazy, it's a wild horse, they have that saying in Spanish,
- 16:37they have that saying in Spanish,
- 17:04it's crazy, it's crazy.
- 17:34Is this fear real or am I making it up?
- 17:39I'm writing this down.
- 17:41Is this fear real or am I making it up?
- 17:47What am I really afraid of?
- 17:50And because if you're honest with yourself half the time, or I don't know if it's half
- 17:56the time or whatever I haven't done the math because that's cerebral, you're afraid of
- 18:00succeeding or you're afraid of failure.
- 18:04And so then if you look at either your success or your failure in a different way, that might
- 18:09be all you need to get through it.
- 18:13Another one, another question I ask is if I don't do this, how am I going to feel?
- 18:23And again, it could be I'm going to feel great because what a relief, it's off my shoulders,
- 18:28you know, I'm like, it didn't feel good, or it's going to be like I'm going to feel horrible,
- 18:32I'm going to feel like I lost an opportunity.
- 18:35And then those leave, but those are my three, you know me three, three is about all I can
- 18:38handle.
- 18:39Those are my three main questions.
- 18:41And then depending on how my gut reaction, you have to be really in tune to your gut
- 18:47reaction.
- 18:48How does it?
- 18:49Jessica, I need you to block out one hour on my schedule this afternoon.
- 18:52I got to ask myself three important questions later on.
- 18:59Jessica says just an hour.
- 19:00Well, that's wonderful.
- 19:02I appreciate that because, you know, sometimes, you know, it's easy to just to say, well,
- 19:06you could go with your gut, but it's like the quieting of the mind and it really, you're
- 19:11right that, you know, the heart, the mind, sometimes they're not all in concert.
- 19:16And so, you know, it's really interesting.
- 19:19You know, I thought that was great.
- 19:20Thank you.
- 19:21Those are three great questions and I will be using it.
- 19:22He really did write them down.
- 19:23I did guys, I did.
- 19:25The other thing, and you kind of alluded to it already, but I thought was a third big
- 19:30lesson in the story is I can lean on those around me.
- 19:35I am not afraid to ask for support.
- 19:38And that I thought was incredibly powerful as well because, you know, oftentimes when
- 19:45we have this discussion about our business, we say it's impossible for you to know everything
- 19:49about everything.
- 19:50And when you're in commercial real estate, because you have multiple asset classes, there's
- 19:54so many ways to become a hyper, hyper expert on every little thing.
- 19:59You know, we just did a podcast where I mentioned in the C5 conference about this logistics expert
- 20:05and, you know, how drilled down that information is, which is infinitely interesting, but the
- 20:09reality is that unless that's all you're going to focus on, you will never develop that exact
- 20:14expertise.
- 20:15But when your clients come to you, they come to you because they need, you know, because,
- 20:19you know, they trust you, right?
- 20:21They want your guidance.
- 20:23And so, it's more important not to be the person that knows everything because that's
- 20:27not possible than to be the one who knows where to go for the right answers.
- 20:31Right.
- 20:32And so I think support, and I know in the case of the book, they're talking about supporting
- 20:38you and being courageous, right?
- 20:40But I think support is incredibly impactful.
- 20:42It's, I know the story and you've told the story before about that investment that you
- 20:46made.
- 20:47And I know that you may not have needed it from a logical perspective that, okay, I know
- 20:51I really need this or you didn't need for that person to sign a contract or for to give
- 20:56you this guarantee or to put...
- 20:58He didn't even know what my question was.
- 20:59You didn't even know what you were asking, correct?
- 21:02You just ask him, you know, will you ever, will you take care of him?
- 21:05Will you be there for me if I screw up?
- 21:07Correct.
- 21:08And just that...
- 21:09That by itself created that.
- 21:10And then everything that you mentioned about Beth and what she has created has been a support
- 21:15group in every, in every, in every instance, whether it's the independent retailer awards,
- 21:20you know, where now all these independent retailers are getting to know each other,
- 21:23they support each other.
- 21:25She brings in all of the brokerage community or it is the book club or it is the investment,
- 21:30the women investment, you know, conference.
- 21:32I think all of those things are that layer of support where we've had the honor of being
- 21:37on stage in different things.
- 21:39Like I've always felt that I'm not alone because the support has been there from, from the
- 21:44beginning.
- 21:45So I think that that is a great lesson in the book is that you don't have to be courageous
- 21:48by yourself.
- 21:50Because that courage is fed by the people that you have surrounding you, which is why
- 21:56it's important to choose the right people, right?
- 21:59Agreed.
- 22:00And at the end of the book, the author's note states, she does, you know, author's note
- 22:04and she teaches breathing and yoga poses, etc.
- 22:07But it says, although what scares us may be different, fear is something we all feel and
- 22:13we don't need to hide it.
- 22:14It's okay to talk about fear.
- 22:16This is my favorite part.
- 22:18Fear is a place for opportunity and growth.
- 22:23Fear is a place for opportunity and growth.
- 22:25So as anybody listening starts planning for 2025.
- 22:29So it's like the obstacles the way.
- 22:31Exactly.
- 22:32It's all the same things that we have discussed.
- 22:35Exactly.
- 22:36And so as you start planning for 2025, think about what you're scared of, how much further
- 22:41you could grow in 2025 if you face that fear.
- 22:45Come up with a plan, including who your support group's going to be to help get you through
- 22:50or over your fear because right now, and this is, I'm taking this quote directly from Spencer
- 22:57Levy, who we spoke about in a previous episode regarding his presentation with Gunnar at
- 23:05C5.
- 23:06And he said, right now, if you have the courage, there is an intergenerational shift in what
- 23:15wealth and tons of opportunity in real estate before capital markets come back.
- 23:22And if we're afraid that there is no capital, that there is no this blah, blah, blah, blah,
- 23:27we're going to miss that opportunity.
- 23:29So I didn't even know there was a whole yoga.
- 23:34How to add the head of the book.
- 23:36Have you done these the fear post, the fierce post?
- 23:39Yes, I call it cheer post, but yes, the fierce post.
- 23:42What do you call it?
- 23:43Cheer post.
- 23:44Also known as cheer post.
- 23:45And warrior three post.
- 23:47Yes, I do warrior three, one and two.
- 23:49How about lion's breath?
- 23:50Yes.
- 23:51Oof.
- 23:52As long as I don't have to.
- 23:53Yeah.
- 23:54I was going to say, as long as it's not what it smells like.
- 23:58It is exactly what it sounds like.
- 24:00And you get a room full of 25 people doing that.
- 24:03Oh my goodness.
- 24:06But I agree.
- 24:07I think that, I think we've always, we've always said it, it's in times of uncertainty
- 24:11that you have the most opportunity.
- 24:14We've seen that play out in so many different ways.
- 24:18You know, and if you, if you, if you study the economic history of the United States,
- 24:22you will, you will find that, you know, most generational wealth is built during times of
- 24:26uncertainty and that's where the opportunity lies.
- 24:29I thought there was a fourth, you know, main theme or lesson in the book.
- 24:33And there are many.
- 24:34And of course, as is, as it is with books, which is why we love reading, it means different
- 24:38things to different people, right?
- 24:39Because reading is a very interactive journey, right?
- 24:43Because the person reading becomes part of the story, right?
- 24:46And becomes part of the interpretation.
- 24:48But in there's a sentence that says, when I feel uncertain and start to lose my balance,
- 24:55I find my center and gather my strength.
- 24:59And that's another really interesting component.
- 25:01And I think that we like the rule of threes and I love all your three questions.
- 25:06And I think part of this is a part of the three questions that you mentioned is really
- 25:11about that is about finding your center, you know, because I'm about to be 50 in December.
- 25:17And I was contemplating how, how different life is than it was when I was a child, right?
- 25:25And, and I was thinking like we, I feel that because of all the technological advancement,
- 25:31especially in communications, the internet, the interconnectivity that there has been
- 25:36great opportunity, but there's also been, it's almost dizzying the amount of information
- 25:41that we have to consume, you know?
- 25:43And I find that for anybody entering any industry that you can, you have access to so much information
- 25:49that sometimes it's difficult to find your center and say, what's valuable, what's not
- 25:53valuable, how do I interpret this, how do I, you know, what, what is going to actually
- 25:57bring me value and what is going to be a total distraction.
- 26:00The info is really noise, right?
- 26:03And if you think about our crazy brains, that's just noise.
- 26:06It's all the information, our brains trying to process information.
- 26:09So I think to your point, that's where tech has really sped that up.
- 26:15We have access to more data faster than we've ever had, right?
- 26:20And it's getting exponentially more so, which means our brains are going to be even more
- 26:25like, yeah, because you, you, you can stray from your center, right?
- 26:32And I think that that, that is a really interesting dynamic.
- 26:36What are the things that are pulling you closer to, to your authentic self?
- 26:39And what are the things that are pulling you away?
- 26:41And it creating this phrase.
- 26:42So there are little nuggets in this short book, right?
- 26:46It's also beautifully illustrated.
- 26:48They did a nice job, but there are always these little nuggets of information.
- 26:52I love that we're discussing this partly because there is, and I'm finding it more and more
- 26:59valuable, but I was in a conference and someone talked to me about a book called the brevity.
- 27:06I think that there is something to that.
- 27:09It is, if you cannot convey your ideas in a very simple, direct way, then they either
- 27:15have to be workshop more, right?
- 27:17Or you're, you're missing the point.
- 27:20And I think that the brevity of the story, but the ramifications or the, the potentiality
- 27:26of the ideas are very powerful.
- 27:28Well, the brevity of the story didn't take away from the strength of the message.
- 27:33Well, it also allowed us to become part of the story, right?
- 27:37Cause we had our own, our own experiences and our own perspective.
- 27:42And I, and I really, I really do enjoy that.
- 27:44And I'm seeing that, you know, like today I was looking at a post in LinkedIn and it
- 27:48was super long.
- 27:49And I was like, wow, this is, and then I was looking at something and it was just two sentences
- 27:54and it was much more impactful.
- 27:55I digress a bit, but I do, I do think that it is a great time to, to speak about courage.
- 28:01And I love that the title of the book is not courage, but it is I am courage, you know,
- 28:08as if it is an adjective and attitude.
- 28:11You know, listen, I don't want to go to books and books while you're shopping for kids books,
- 28:16but I really appreciate that you do that in your spare time.
- 28:21I love it.
- 28:22I love books and books.
- 28:23I have to be careful cause talk about going down a rabbit hole in a bookstore.
- 28:27Exactly.
- 28:28So do you have a fun fact?
- 28:29I, I, I, uh, no.
- 28:32That means no.
- 28:34Okay.
- 28:35So I'll do one.
- 28:37It's a little bit long, but bear with me.
- 28:38So according to MSCI Inc, a company that provides research based data and tools to financial
- 28:44institutions, data through July showed how rough the national commercial real estate market
- 28:50has been with transactions down from 5% from 203.8 billion.
- 28:59And I throw out that number because there are signs that we are near rock bottom of
- 29:05the cycle.
- 29:06And it's finally funny during the great recession, my brother who does a lot of stock investing
- 29:11on his own.
- 29:13He's like, you have to listen for certain words to know when to get back in the market.
- 29:17And it is obviously bottom trough.
- 29:21And my favorite one is capitulation.
- 29:23When you start hearing capitulation and, and I've been hearing more of that.
- 29:29So again, going back to fears, a place for opportunity and growth and what Spencer Levy
- 29:35says now is a great, great time for opportunity.
- 29:39So start digging and looking at where the opportunities are.
- 29:44And you're going to have a great fourth quarter and even better start to 2025.
- 29:49And you know, in regards to opportunity, I have another, I do have a stat for you and
- 29:54that is that yesterday I got to see Ron Schaafield.
- 29:56Oh yeah.
- 29:57He came by and you know, someone that we admire and respect tremendously, my giant in the
- 30:03industry here in South Florida.
- 30:04And you know that he loves stats and I love all his reporting.
- 30:08And he was saying that if you look at the transaction volume and in this case, he's
- 30:12talking about residential real estate in the first six months of this year.
- 30:16Look at this stat.
- 30:17This is why Ron is amazing.
- 30:19We had the lowest number of transactions than we've had in the first six months of the
- 30:26past 15 years.
- 30:28Wow.
- 30:29Right.
- 30:30So that's an impactful stat.
- 30:31Now, you could say, wow, things are, when you are in this industry long enough, while
- 30:35you're looking at that, when you hear that, you hear opportunity.
- 30:38Right.
- 30:39Right.
- 30:40And so that, that's just amazing.
- 30:41So again, thank you.
- 30:42Shout out to Ron.
- 30:44Thank you for bringing this up.
- 30:46It's a great exercise.
- 30:47It was a lot of fun.
- 30:48Thank you for playing.
- 30:49Well, and I got my three questions.
- 30:52I think Jessica's right.
- 30:53I might need an hour and a half.
- 30:56You know, I don't know if that's going to really help Jessica because then I have to
- 30:59overthink it and you know, we don't want to overthink it and then put it down that I
- 31:03got to learn yoga.
- 31:04Or at least lion's breath.
- 31:07There you go.
- 31:09No, no, that's not lion's breath.
- 31:11That's not type of an eye.
- 31:13I love it.
- 31:16Bye everybody.
- 31:17Thank you for joining us.
- 31:18I appreciate your support and we will, we will see you next time.
- 31:22Bye bye.
- 31:23All right.
- 31:24And again.
