- 0:43SPEAKER_00: We're going to be talking today about social media and whether or not you could you could be doing damage to your business.
- 0:50SPEAKER_00: Is social media doing more harm than good, or are you using it right?
- 0:55SPEAKER_00: See?
- 0:55SPEAKER_00: And I kind of gave a little spoiler right there, too.
- 0:58SPEAKER_00: But you're gonna you need to hear this conversation and you need to ask yourself some critical questions honest with honest answers, so you can figure out whether or not social media is helping or hurting, because it's hurting a lot of people.
- 1:13SPEAKER_00: It's hurting a lot of you guys.
- 1:14SPEAKER_00: It really is.
- 1:15SPEAKER_00: It's not because of social media, it's because of how you use it.
- 1:19SPEAKER_00: And that's what we'll dive into.
- 1:20SPEAKER_00: If you are new to the show, welcome.
- 1:21SPEAKER_00: My name is Dustin Brohm, your host.
- 1:23SPEAKER_00: I am an agent in Salt Lake City, Utah, and have been for uh just over nine years.
- 1:28SPEAKER_00: And we are a proud founding member of the Industry Syndicate Podcast Network.
- 1:33SPEAKER_00: I'm a co-founder of the Industry Syndicate Real Estate's Podcast Network.
- 1:36SPEAKER_00: I'm a national speaker on all things real estate marketing and podcasting.
- 1:40SPEAKER_00: I write a uh column for Housing Wire a few times a month, and I am the founder of the Massive Agent Society.
- 1:48SPEAKER_00: That program is an online course slash coaching program.
- 1:52SPEAKER_00: It's both to help anyone who does not who does not know how to effectively run Facebook ads or how to generate their own leads.
- 2:00SPEAKER_00: It teaches you how to do it.
- 2:02SPEAKER_00: So you don't need anyone else.
- 2:03SPEAKER_00: You don't need to rely on Zillow or Realtor.com or Boomtown or some other company to do it for you.
- 2:09SPEAKER_00: You can become a master yourself.
- 2:11SPEAKER_00: So we only allow one agent per market.
- 2:14SPEAKER_00: Go to MassiveAgenSociety.com to see if your market is available.
- 2:18SPEAKER_00: One of our members, you've heard me talk about over the last couple of weeks, he's over five weeks, his first five weeks ever running Facebook ads by himself, 950 leads.
- 2:28SPEAKER_00: And I get asked quite a bit, how do you how do you get seller leads?
- 2:31SPEAKER_00: Well, if you are running great buyer ads that are targeted to people, uh if you're if they're targeted to those who are most likely not first timers, uh the properties are you know above median home price, or you know, homes with acreage or something like that, they appeal to those who probably already own.
- 2:47SPEAKER_00: You actually get a lot of listings.
- 2:49SPEAKER_00: And Wayne told me he he already has like four or five listings just from running that buyer ad, and it's incredible.
- 2:55SPEAKER_00: Um, so that's what he's doing.
- 2:57SPEAKER_00: The ad he's running is homes with acreage, uh, where you're advertising, hey, here's a list of homes that have an acre, for example, or you know, this amount of land, and he's just copying and pasting what's in our society program.
- 3:11SPEAKER_00: 950 leads in five weeks.
- 3:14SPEAKER_00: Awesome job, Wayne.
- 3:15SPEAKER_00: Uh, the Massive Agent Society is free for my EXP team.
- 3:19SPEAKER_00: So if you're part of my exp organization anywhere, you actually get free access to that.
- 3:24SPEAKER_00: Uh so check it out.
- 3:25SPEAKER_00: All right, quick shout out to our review of the week.
- 3:29SPEAKER_00: We got a review from Alana Toscano.
- 3:32SPEAKER_00: She calls it binge worthy content.
- 3:34SPEAKER_00: Love it.
- 3:34SPEAKER_00: Never a dull episode.
- 3:36SPEAKER_00: I love how Dustin doesn't hold back and says what he needs what needs to be said.
- 3:40SPEAKER_00: Step on those toes, Dustin.
- 3:42SPEAKER_00: Oh, I absolutely will.
- 3:43SPEAKER_00: That's something you can count on.
- 3:45SPEAKER_00: I will be stepping on toes.
- 3:46SPEAKER_00: I don't even mean to.
- 3:47SPEAKER_00: I'm just uh I'm just a toe stepper, apparently.
- 3:50SPEAKER_00: Maybe some some people just call me an asshole.
- 3:52SPEAKER_00: I guess.
- 3:52SPEAKER_00: I don't think I'm an asshole.
- 3:54SPEAKER_00: I think I'm freaking nice.
- 3:55SPEAKER_00: I think most people like me because I'm not an asshole.
- 3:58SPEAKER_00: But I step on toes.
- 3:59SPEAKER_00: So I'm glad that that resonated with you, Alana.
- 4:02SPEAKER_00: Thank you for the review.
- 4:03SPEAKER_00: Appreciate it.
- 4:04SPEAKER_00: If you guys get value from the show, please share it with a colleague.
- 4:07SPEAKER_00: Share it with your broker, a team leader, an agent friend of yours.
- 4:11SPEAKER_00: Share it on social media in a real estate Facebook group, any episode that you find valuable, pass that along to another agent so that they can learn and receive that value as well.
- 4:22SPEAKER_00: And by doing so, not only are you helping them, you're helping me and this show to grow.
- 4:27SPEAKER_00: Uh by helping us to grow our audience, thank you so much to those who already have and to those who are about to, thank you.
- 4:34SPEAKER_00: I appreciate it.
- 4:36SPEAKER_00: Last announcement, if you will, before I get into the uh the content.
- 4:40SPEAKER_00: So I'm doing another Facebook ads training on Friday.
- 4:44SPEAKER_00: So if you're hearing this on Thursday, the 28th, when it comes out, uh that's May 28th, 2020, or Friday morning, May 29th.
- 4:53SPEAKER_00: Um, I'm doing a free training on Facebook ads retargeting and how you can actually uh here's what's so cool, guys.
- 5:01SPEAKER_00: I'm gonna show you how when you get a Facebook lead, you don't really care whether or not they gave you valid contact info.
- 5:08SPEAKER_00: They could put in poopy mick poop face or you know, shitty mick shitty pants, and I promise you I've had both of those, those leads.
- 5:17SPEAKER_00: I'm sure they're totally legitimate.
- 5:18SPEAKER_00: But uh, or let's say Mickey Mouse for the family-friendly lead, you get bogus contact info, and a lot of agents that are only running ads to strangers are like, eh, these these leads suck.
- 5:29SPEAKER_00: Well, what if you knew a strategy called retargeting where you don't care?
- 5:34SPEAKER_00: You can keep showing ads to those people, to those specific people who clicked your ad and submitted info, or who clicked your ad and didn't submit info, or both, and start showing specific ads to just those people.
- 5:47SPEAKER_00: You're going to 10x how many leads you or 10x how many conversations you have with leads.
- 5:53SPEAKER_00: You're gonna 10x how many how many listings you get, you're gonna 10x your business.
- 5:58SPEAKER_00: So I'm doing a free training walking you through how to do this strategy, totally free.
- 6:02SPEAKER_00: I'm doing it over in the collaborations group.
- 6:06SPEAKER_00: So you heard me last week mention the collaboration.
- 6:09SPEAKER_00: It's a group of a few different real estate teams that have come together who are formerly competitors.
- 6:14SPEAKER_00: Now they're collaborating on this group called the Collaboration, very clever, and it's free to join.
- 6:20SPEAKER_00: You just have to apply because I want to make sure you're not a total jackass.
- 6:24SPEAKER_00: So, and and in spite of that, I still made it in, which is super cool.
- 6:27SPEAKER_00: So, obviously, I mean, you know, fairly loose, uh loose, you know, requirements, I guess you could call them.
- 6:35SPEAKER_00: All you need to do to join to get this webinar for free, go to Massive Agent Podcast.com slash collab, C O L L A B, Massive Agent Podcast.com slash collab.
- 6:45SPEAKER_00: Even if you were hearing this after the webinar, you guys want to join this group.
- 6:50SPEAKER_00: I believe with the with the level of information shared and the level of uh collaboration going on amongst people of all different brokerages and all different parts of you know uh stages of their career, I believe if this was a Facebook group, it would be the best real estate Facebook group out there.
- 7:06SPEAKER_00: Go join the collab, okay?
- 7:08SPEAKER_00: MassiveAgent Podcast dot com slash collab.
- 7:11SPEAKER_00: Fill out that quick Google form, just says who you are, where you work, you know, all that stuff, and they'll add you to the group.
- 7:17SPEAKER_00: And if you do it by 2 p.m.
- 7:19SPEAKER_00: Mountain Standard Time, 4 p.m.
- 7:20SPEAKER_00: Eastern on Friday, May 29th, you can see my free real uh Facebook ads retargeting webinar slash training.
- 7:31SPEAKER_00: It's not really a webinar, but it's a training.
- 7:33SPEAKER_00: So, well, what the hell's the difference, right?
- 7:35SPEAKER_00: You get it.
- 7:36SPEAKER_00: Go join the collab, guys.
- 7:37SPEAKER_00: Awesome group.
- 7:38SPEAKER_00: I'm super excited about it.
- 7:39SPEAKER_00: And more there's dozens of people joining every week, and it's just getting better.
- 7:43SPEAKER_00: So um, yeah, it it is my favorite group for real estate agents on the internet right now, the collaboration.
- 7:51SPEAKER_00: All right, so let's talk about social media.
- 7:53SPEAKER_00: Is it doing more harm than good to your business?
- 7:56SPEAKER_00: For a lot of you, it is, and for me at times, it has.
- 7:59SPEAKER_00: So here's here's the whole here's the whole thing.
- 8:02SPEAKER_00: If you're using social media correctly and effectively, it is a huge benefit to your business.
- 8:09SPEAKER_00: Social media is not so your business is not social media.
- 8:13SPEAKER_00: Okay, business, uh, you're wow, I'm so tongue-tied today.
- 8:18SPEAKER_00: Guys, I have not had caffeine in like three days as of recording this.
- 8:22SPEAKER_00: I'm doing decaf.
- 8:23SPEAKER_00: You heard me talk about last week because I was worried about my heart, and so I'm doing this 30-day thing just to see like how how was caffeine affecting me?
- 8:31SPEAKER_00: Was it was it increasing my stress?
- 8:33SPEAKER_00: Was it increasing my anxiety?
- 8:35SPEAKER_00: I don't know, but I'm three days into uh no caffeine, and you could probably already tell.
- 8:40SPEAKER_00: Yeah, so wow.
- 8:43SPEAKER_00: Maybe you can't tell.
- 8:44SPEAKER_00: Maybe you're like, he's just a frickin mess like this, anyways, to in which case I wouldn't disagree with you.
- 8:49SPEAKER_00: I'd be slightly hurt, but also wouldn't disagree because you're right.
- 8:53SPEAKER_00: Okay, where the hell was I?
- 8:54SPEAKER_00: Uh using social media the right way.
- 8:56SPEAKER_00: If you use it effectively, it's a great tool.
- 8:59SPEAKER_00: Okay, social media itself is not your business, it is a tool to grow your business.
- 9:04SPEAKER_00: Never forget that.
- 9:05SPEAKER_00: Social media is just a tool to get more business.
- 9:09SPEAKER_00: That's how you have to use it.
- 9:10SPEAKER_00: But the way to use it is not what most agents do.
- 9:14SPEAKER_00: So social media is absolutely hurting you and your business if you're doing it the wrong way.
- 9:21SPEAKER_00: If it is just nothing but a fire hose of, hey, I'm a realtor, here's my realtor shit, look at it, call me, text me, you know, for a for a good time call.
- 9:32SPEAKER_00: I mean, for a to schedule a show and call, if that's all you're doing on social, nobody's paying attention, you're tuning people out.
- 9:39SPEAKER_00: You're giving them a reason to unfollow you, you're giving them a reason to hide your posts, or to just scroll right past and kind of roll their eyes.
- 9:48SPEAKER_00: You guys, I've talked about this many, many times on the show, all the way back to episode 15, which is one of our most listened to episodes.
- 9:55SPEAKER_00: It's called Stop Posting About Real Estate, episode 15.
- 9:59SPEAKER_00: Okay.
- 10:00SPEAKER_00: All the way back then and ever since, you've heard me talk about posting too much about so about uh real estate.
- 10:06SPEAKER_00: Consumers don't care.
- 10:09SPEAKER_00: Okay, you are it on social media, you are interrupting what they're doing.
- 10:13SPEAKER_00: They're not actively searching for a realtor, okay.
- 10:15SPEAKER_00: You're interrupting them in their news feed with content.
- 10:19SPEAKER_00: So if it's just another listing, another open house, you're going live once again on Saturday at 11 a.m.
- 10:25SPEAKER_00: to promote your open house, and you do it three times a week, people tune it out because the vast majority of people following you don't care at that moment.
- 10:35SPEAKER_00: But what do they care about?
- 10:37SPEAKER_00: What do they care about?
- 10:38SPEAKER_00: They care about what's going on in the community.
- 10:39SPEAKER_00: They want to know updates.
- 10:41SPEAKER_00: They want to know news, not political news, but like uh is a new school about to be built?
- 10:47SPEAKER_00: Is uh speaking of schools, like high school football, is uh you know, are they in the playoffs?
- 10:53SPEAKER_00: Or did this uh did the the cheer team just make it to nationals?
- 10:58SPEAKER_00: Or did this restaurant just open up?
- 11:00SPEAKER_00: Uh did this food truck just, you know, build did they just open up 10 more trucks or whatever it is.
- 11:06SPEAKER_00: People want to know what's going on in their community.
- 11:08SPEAKER_00: And what better place to get that information than from a real estate agent who has their boots on the ground, their their ear to the ground, so to speak, every day seeing what's going on.
- 11:19SPEAKER_00: You just have to recept that so many agents have, this misconception that I swear to God, there's something that happens when we get our real estate license.
- 11:31SPEAKER_00: As soon as we get that, it like changes our DNA to it rewires our brain to where we're like must post about real estate all the time.
- 11:40SPEAKER_00: And that's so wrong.
- 11:41SPEAKER_00: You need to fight it and do the opposite.
- 11:44SPEAKER_00: If you never post a listing, if you never post, hey, if you need a great agent, call me, then you're doing great.
- 11:50SPEAKER_00: Okay, now you should post every once in a while, of course, but 10% of the time, maybe one out of 10 times, everything else should be about the community, the parks.
- 12:01SPEAKER_00: Uh maybe, maybe a water park's opening.
- 12:03SPEAKER_00: Like there's so much, so much news happening right now that people want to know about.
- 12:06SPEAKER_00: Like, hey, when does the children's museum open?
- 12:09SPEAKER_00: When does the splash pad open?
- 12:10SPEAKER_00: When does this community center open because of COVID-19?
- 12:13SPEAKER_00: So if you can just start finding these things out and start putting the content out there on your Facebook page, your Instagram stories, your website, on your blog, uh, all of the above, and just start putting that out there, people are going to share it.
- 12:27SPEAKER_00: Like that's the content people will they they'll stop scrolling when they see that stuff.
- 12:32SPEAKER_00: And and the question that I get for most people when they hear this concept for for the first time is well, how will they know I'm a realtor?
- 12:39SPEAKER_00: They're going to find out you're a realtor because you're putting this on your page, your your business page.
- 12:44SPEAKER_00: Uh it could be your real estate agent page, it could be a completely agnostic like Search Salt Lake or Salt Lake Insider or What's Up Dunwoody or something like that, uh, which by the way is a great media company run by my friend Matt Weber in Dunwoody, Georgia, called What's Up Dunwoody.
- 13:01SPEAKER_00: It's just a media company.
- 13:02SPEAKER_00: It can be on any of those.
- 13:03SPEAKER_00: Don't overthink it.
- 13:04SPEAKER_00: Whatever Facebook page you currently use and have an audience, start sharing the right content there.
- 13:09SPEAKER_00: Start sharing better, more engaging content that most people want to see rather than your constant real estate shit.
- 13:17SPEAKER_00: Because that's what it is to most people.
- 13:19SPEAKER_00: Even if somebody's looking for an agent right now, they don't want to be interrupted as they're scrolling through with some crap about, you know, here's a five tips for first-time home buyers.
- 13:31SPEAKER_00: Some do, some do.
- 13:32SPEAKER_00: Okay, don't get me wrong, this is not an all or nothing thing.
- 13:36SPEAKER_00: Some do.
- 13:37SPEAKER_00: But do you want some or do you want most?
- 13:39SPEAKER_00: I want most because most leads to more business later on.
- 13:44SPEAKER_00: If you build a big audience where they keep coming back for more information and you don't tune them out, or you don't cause them to tune you out because you're just boring and it's constantly listings and open houses, and we just sold this house in five days, or we just we got 28,000 offers on this house.
- 14:02SPEAKER_00: That was a little dramatic.
- 14:03SPEAKER_00: We got 28 offers on this house, and you know, blah, blah, blah.
- 14:07SPEAKER_00: I'm such a great agent.
- 14:08SPEAKER_00: By the way, call me.
- 14:10SPEAKER_00: If you please refrain from that, all right.
- 14:13SPEAKER_00: That really doesn't work.
- 14:15SPEAKER_00: You might think it's working because a couple people give you the courtesy like or the courtesy comment.
- 14:22SPEAKER_00: Usually it's from a close friend or a spouse or the seller who's doing that, right?
- 14:28SPEAKER_00: But nobody else cares and it's not helping your social media game.
- 14:33SPEAKER_00: When you do that stuff, you're hurting your credibility online.
- 14:36SPEAKER_00: If somebody, if okay, in numerous different ways, okay, you're hurting your credibility in numerous ways.
- 14:42SPEAKER_00: Uh, lack of web presence is a big one.
- 14:46SPEAKER_00: Lack of any coherent web strategy is another one.
- 14:51SPEAKER_00: So let's say all you've done is just listings, listings, listings, listings, and you have 147 followers of your Facebook page.
- 14:58SPEAKER_00: And followers are not the only thing that matter, but you know, for example, then you get referred to Johnny and his wife Sally.
- 15:06SPEAKER_00: Johnny and Sally are gonna buy a home and they're like, oh, okay, we haven't heard of Dustin before, let's go look him up.
- 15:12SPEAKER_00: Uh they find your they find my real estate page, and it's nothing but just listings, listings, listings.
- 15:17SPEAKER_00: They don't know a damn thing about me.
- 15:18SPEAKER_00: There's nothing about me, nothing about the community.
- 15:21SPEAKER_00: It's just a it's just listings, open houses, uh, I'm the best realtor in the world, call me, that kind of thing.
- 15:28SPEAKER_00: Immediately they're gonna be like, How come nobody's liking their posts?
- 15:32SPEAKER_00: How come I don't see anyone engaging with this business?
- 15:34SPEAKER_00: Like they are these people are gonna market my home.
- 15:38SPEAKER_00: These people are like, and what's funny is so many agents who do this crap that have no real engagement on their Facebook page or anywhere, they claim to be the best marketers.
- 15:49SPEAKER_00: You're sitting down with sellers in a listing presentation, you're like, we're the best marketers.
- 15:53SPEAKER_00: Well, if they decide to fact check you and go look at your profiles and see that you have no engagement, nothing's going on there, nothing of interest, no one's following you, no one's commenting, no one's sharing, they're gonna, they're not gonna believe that you're the best marketer.
- 16:10SPEAKER_00: They're not gonna want you to be the one to market their home because you've shown that you can't even market your own business.
- 16:16SPEAKER_00: You know what I mean?
- 16:17SPEAKER_00: So it's a huge loss of credibility.
- 16:18SPEAKER_00: Not to mention, when you when you put out content that nobody engages with, nobody shares, nobody comments on, it's just buried.
- 16:26SPEAKER_00: It's just lost.
- 16:27SPEAKER_00: It it's like it doesn't exist in the algorithms.
- 16:30SPEAKER_00: So it's not gonna show up in Google, you're not gonna show up at the top of search results.
- 16:35SPEAKER_00: So if somebody Googles you and all you've done is just crap, uh you've never done any any real content marketing, you've never done any real uh blog articles on your website or YouTube videos or content that's searchable, they're not gonna find you there either.
- 16:50SPEAKER_00: So they're gonna be like, wait, I can't even find them online except for this LinkedIn profile on the Facebook page or their profile page on their brokerage's website that's not even a website.
- 17:02SPEAKER_00: Um they don't have a very good online presence, and they're gonna judge you negatively.
- 17:06SPEAKER_00: I judge people negatively that way.
- 17:08SPEAKER_00: I do.
- 17:09SPEAKER_00: We're hiring a contractor to install a pergola over our deck, and we had a few come over, and I'm sorry, but like a couple of them either didn't have websites or had no online reviews whatsoever.
- 17:22SPEAKER_00: And I'm like, I can't do I can't work with that.
- 17:26SPEAKER_00: Then we had someone come by who does have a fairly decent website.
- 17:30SPEAKER_00: They have an online presence on Google and Yelp and uh what's the other one?
- 17:35SPEAKER_00: Home advisor.
- 17:36SPEAKER_00: And I was able to read reviews and I was able to see they were putting out content on Instagram, they were doing videos showing like, hey, here's the proper way to install stairs on a deck, here's the proper way to waterproof this or do that.
- 17:48SPEAKER_00: And uh and so just by seeing that, I'm like, wow, they know their shit.
- 17:53SPEAKER_00: They actually they know their stuff.
- 17:55SPEAKER_00: So guess who we hired?
- 17:57SPEAKER_00: So if somebody goes to your social media profiles, are they gonna have the same feeling that I had with the majority of contractors that we that we had come bit out the pergola?
- 18:08SPEAKER_00: A lot of you, unfortunately, the answer is yes.
- 18:10SPEAKER_00: You will have a negative uh negative perception when they look you up.
- 18:17SPEAKER_00: So, solution.
- 18:19SPEAKER_00: Stop posting about real estate all the time.
- 18:21SPEAKER_00: I'm telling you, 10% of the time or less.
- 18:24SPEAKER_00: And when you do it, when you do it, you you get to choose how you do it.
- 18:28SPEAKER_00: You don't have to just post the front of the house and an MLS URL, like new listing.
- 18:35SPEAKER_00: Why can't you take a video or put together the best images of the home into a little slideshow video, write a little blurb, and then a link to go to your website that has more information?
- 18:47SPEAKER_00: So you're generating web traffic, you're you're catching their attention with the best uh that you're presenting that house, that listing, in the best light possible.
- 18:56SPEAKER_00: You control that.
- 18:58SPEAKER_00: You control how you present the real estate information that you put online.
- 19:02SPEAKER_00: Okay.
- 19:02SPEAKER_00: So the majority of the time, community-based stuff, guys, the best coffee shops in town.
- 19:08SPEAKER_00: And if you guys have been listening to me for a while and you're rolling your eyes, unroll them because you're still not doing this.
- 19:16SPEAKER_00: Guys, this stuff is gold because people share it and they get into your ecosystem.
- 19:21SPEAKER_00: And if it's on your real estate page, your real estate website, whatever, they will find out organically that you are a realtor.
- 19:29SPEAKER_00: It's actually better that they find out, oh, this page or this this profile or this person that I've been following for a while, they're actually a real estate agent.
- 19:38SPEAKER_00: I didn't even know that.
- 19:39SPEAKER_00: I just thought it was a local like media company, something or other.
- 19:43SPEAKER_00: They don't know what it is.
- 19:44SPEAKER_00: They don't know what to call it like we do.
- 19:46SPEAKER_00: Uh so they're like, wow, I didn't even know that they do real estate.
- 19:49SPEAKER_00: This is awesome.
- 19:50SPEAKER_00: When they discover it themselves without you saying, oh, by the way, I'm a real estate agent, call me.
- 19:57SPEAKER_00: It's more effective.
- 19:58SPEAKER_00: It's more effective when they discover it.
- 20:00SPEAKER_00: So they will they will discover it organically if you're doing this the right way.
- 20:03SPEAKER_00: So the best coffee shops in town, maybe go review each one.
- 20:08SPEAKER_00: Do a post where you ask people to vote on the best coffee, the best pizza, the best burgers, the best sushi, the best uh whatever, the best parks, the best splash pads, the best playgrounds, the best schools, the best whatever.
- 20:20SPEAKER_00: Have people vote.
- 20:22SPEAKER_00: Just ask.
- 20:23SPEAKER_00: Okay?
- 20:24SPEAKER_00: And w the schools won, I know some of you are like, oh my god, I can't do that because of you know fair housing or whatever.
- 20:30SPEAKER_00: Uh you're not telling people what the best school is, you're just saying, what is?
- 20:35SPEAKER_00: Just let them vote.
- 20:36SPEAKER_00: It's one one post on a page.
- 20:38SPEAKER_00: Okay?
- 20:39SPEAKER_00: Or what what's your favorite school?
- 20:40SPEAKER_00: Or or if you could choose any school to send your kids to, which one would it be?
- 20:45SPEAKER_00: And let them vote.
- 20:46SPEAKER_00: You're not picking a winner, you're just letting people vote and giving them a voice and a platform to do so.
- 20:52SPEAKER_00: Um here's I had this idea just like a second ago before I was typing my notes for the show.
- 20:58SPEAKER_00: Um when I say that you need to be tuned into what's happening in your community and what your community wants to know about.
- 21:06SPEAKER_00: Uh here's an example.
- 21:08SPEAKER_00: So in Salt Lake, we have the Utah Jazz.
- 21:10SPEAKER_00: Okay, they're our only real professional sports team outside of Real Salt Lake, the major league soccer team, which is badass, by the way.
- 21:17SPEAKER_00: Uh I love Real Salt Lake, they're cool.
- 21:19SPEAKER_00: But the Jazz, they're the big ones, right?
- 21:21SPEAKER_00: NBA.
- 21:22SPEAKER_00: So one of our uh our former coach, Jerry Sloan, he was the Jazz's coach for decades, I believe.
- 21:29SPEAKER_00: And I'm not totally up on all of his stats, but he's he's iconic.
- 21:33SPEAKER_00: Everyone in Salt Lake, everyone in Utah knows Jerry Sloan, and most people think of him f uh positively.
- 21:40SPEAKER_00: Well, he passed away the other day.
- 21:41SPEAKER_00: Okay, he he had um some complications, he had some sort of disease, I forget the name of it, but he passed away, and I saw a ton of content out there with uh just sharing the news story, okay?
- 21:53SPEAKER_00: But and everyone was just resharing the news story that Jerry Sloan passed away.
- 21:58SPEAKER_00: Something that really jumped out at me was.
- 22:00SPEAKER_00: I I think it was another realtor, actually.
- 22:02SPEAKER_00: Or no, it might have been an um might have been an insurance agent.
- 22:05SPEAKER_00: I need to find it.
- 22:06SPEAKER_00: But they shared the top 10 Jerry Sloan moments.
- 22:11SPEAKER_00: Okay, if you so how timely is that at a time where everyone's mourning, everyone's like, oh my gosh, like we just lost this this great this great man, this great figure in the community, and you do a piece of content, whether it's an article, a video, or even just a post, the top 10 Jerry Sloan moments, people are going to share the crap out of that.
- 22:33SPEAKER_00: And it helps them remember, and it's honoring them, it's not taking advantage of their death or anything like that.
- 22:38SPEAKER_00: You're celebrating by by doing more than what most are doing, which is just sharing the link to Jerry Sloan died.
- 22:46SPEAKER_00: There's an example of something timely you can do if you're tuned in, if you're focused on where's the attention of the community, what do they care about?
- 22:54SPEAKER_00: Coming out of COVID-19, there's a million different things.
- 22:57SPEAKER_00: If you're uh it doesn't matter where you're at, post about you know, these these 10 restaurants are now open for dine in.
- 23:05SPEAKER_00: Uh these coffee shops are now um are now open for dine-in or whatever.
- 23:10SPEAKER_00: And just start putting it all in one place for people.
- 23:13SPEAKER_00: When you do that, everyone has their guard down.
- 23:16SPEAKER_00: Okay, you don't have people um who who are looking at you and they're like, that's a realtor just trying to push real estate stuff, I don't care.
- 23:23SPEAKER_00: And then they just they you're done.
- 23:25SPEAKER_00: Like they won't pay attention to you.
- 23:27SPEAKER_00: If it's uh if the content is great and and it doesn't cause people to have their guard up, they're gonna share it with people.
- 23:35SPEAKER_00: They're going to watch it, read it, listen to it, whatever it is, and then they're gonna share it.
- 23:40SPEAKER_00: They're gonna comment on it.
- 23:42SPEAKER_00: That is where you build a massive audience and you start selling more homes to the people who organically come to find out that you are also a real estate company, but you've already established trust and they like you because you are a local expert.
- 23:57SPEAKER_00: And you're not you're not pushing listings down their face, you know, you're not just shoving listings in their face.
- 24:03SPEAKER_00: You have to think about this differently.
- 24:05SPEAKER_00: If you guys are doing social media wrong, it is hurting your business.
- 24:09SPEAKER_00: It's hurting your business, it's hurting your reputation, it's causing your audience to shrink.
- 24:14SPEAKER_00: If you're doing it the right way by doing some of the things that we just talked about, it is a tool to help you grow your business dramatically, but it takes patience.
- 24:23SPEAKER_00: You're not gonna do three different posts and all of a sudden you get two leads and close one of them.
- 24:29SPEAKER_00: It's that's not how it works.
- 24:30SPEAKER_00: You have to keep doing this stuff over and over and over.
- 24:34SPEAKER_00: Stop overthinking what you're posting.
- 24:37SPEAKER_00: It could just be, uh I've seen a lot, look, engagement posts.
- 24:40SPEAKER_00: I love engagement posts where you have people vote.
- 24:43SPEAKER_00: Um, you can only keep three, and then they have to choose like out of the nine that are on the graphic, you can they can only choose three.
- 24:49SPEAKER_00: Or which, you know, uh, what kind of coffee do you like?
- 24:53SPEAKER_00: And and there's six different ones with different shades of or like different amounts of cream.
- 24:57SPEAKER_00: You guys have all seen these, and you vote A, B, C, D, E, or F depending on which kind of coffee you like.
- 25:03SPEAKER_00: Uh that's great for engagement.
- 25:05SPEAKER_00: You can do that with local content.
- 25:07SPEAKER_00: So which sports team, like one of these has to go, which one is it?
- 25:11SPEAKER_00: And they're all local sports teams.
- 25:13SPEAKER_00: Or uh, you know, which player on like if you're in San Diego and it's the Padres, which Padres player can go?
- 25:21SPEAKER_00: And you know, you you let people pick which one has to go.
- 25:24SPEAKER_00: Uh that type of stuff, you can make it local and engaging.
- 25:28SPEAKER_00: And if you do that regularly, people will look forward to seeing your posts.
- 25:33SPEAKER_00: They'll look forward to it, which means they'll follow you, they'll like you, they might even set reminders to see your posts first.
- 25:40SPEAKER_00: And if you can do that, and that takes time, you've got to build up to it.
- 25:44SPEAKER_00: You can't just do it for a week and stop and then go back to the open houses and bullshit.
- 25:48SPEAKER_00: You've got to just make it a habit of being a local media company.
- 25:52SPEAKER_00: And if you do, I promise you, you will enjoy it more, first of all.
- 25:56SPEAKER_00: You will grow your audience faster, and the algorithms will notice wait, people are really engaging with this stuff.
- 26:02SPEAKER_00: This is actually great content, and they'll start showing it to more people.
- 26:05SPEAKER_00: And it starts organically and it starts snowballing in a positive direction.
- 26:11SPEAKER_00: You have to start looking at it differently.
- 26:13SPEAKER_00: So if you are one of those people that's like, social media is just not working for me, uh, I don't really get a whole lot from it, you're using it wrong.
- 26:21SPEAKER_00: And that's not a knock on you, but how awesome is it that you can control what you put on social media?
- 26:27SPEAKER_00: You control how you use the tool that is social media.
- 26:31SPEAKER_00: So hopefully this has helped change your perspective a little bit and giving you some ideas on what to post about as we go into summer.
- 26:39SPEAKER_00: Uh, some stuff like, you know, the best swimming pools, the best uh the best hikes to do with kids, the best free activities to do in the summer.
- 26:48SPEAKER_00: People love that stuff.
- 26:50SPEAKER_00: Start doing that kind of content.
- 26:52SPEAKER_00: It could be a blog post, a YouTube video, a series of YouTube videos, a series of blog posts, a series of Instagram posts.
- 27:00SPEAKER_00: It could be anything you want.
- 27:01SPEAKER_00: You could take one topic that you think's really great and create 60 different pieces of content out of it if you want to.
- 27:08SPEAKER_00: Right?
- 27:08SPEAKER_00: You you can do that.
- 27:10SPEAKER_00: You just have to make the decision that you're gonna start using social media the right way and start showing things that people actually want to see and that they'll actually share with their friends rather than stuff that you just want to force down their throats.
- 27:24SPEAKER_00: If you are posting things, and this is this is marketing in general, if any content that you're putting out there, if you're like, I just want them to see it, so I'm gonna do it, you're not gonna have great results.
- 27:36SPEAKER_00: If the only motivation is you want someone to see it, you don't really care or haven't even thought of whether or not they want to see it or not, you're not gonna have great results.
- 27:45SPEAKER_00: So if you can start thinking about what do they want and how you can provide that for them, that's when you start to have great results.
- 27:52SPEAKER_00: And when you start to have results, this gets really fun.
- 27:55SPEAKER_00: And when this gets when this gets fun, guess what?
- 27:58SPEAKER_00: You start doing well, you start having success, you start selling homes, it gets really fun.
- 28:02SPEAKER_00: Hopefully that helps you guys and changes your perspective a little bit.
- 28:06SPEAKER_00: Social media is doing more harm than good for a lot of you, unfortunately.
- 28:10SPEAKER_00: But the best news that you'll hear all day is you can flip the switch and do better.
- 28:15SPEAKER_00: Start using social media in a better, more effective way, and you will have better results.
- 28:21SPEAKER_00: Pretty simple.
- 28:22SPEAKER_00: I appreciate you guys listening this week.

- 29:45SPEAKER_00: I know those that do.
- 29:47SPEAKER_00: They are great agents in Hawaii and Colorado and elsewhere, and they legitimately wanted to create a safe space where people could come and just collaborate with other agents and learn new things and learn new perspectives.
- 30:01SPEAKER_00: Go join the collaboration and be there Friday, 4 p.m.
