- 0:41SPEAKER_01: Leads a week.
- 0:44SPEAKER_01: I've had better.

- 1:07SPEAKER_00: There's been some developments just in the last week.
- 1:10SPEAKER_00: Some very big brokerages, maybe yours, has just come out saying, you know what?
- 1:15SPEAKER_00: We're not going to make you be part of NAR either.
- 1:18SPEAKER_00: And we'll talk about that.
- 1:20SPEAKER_00: But the main topic of today's podcast is how you can take time off of work and have it be productive.
- 1:26SPEAKER_00: And I'm not talking about working the whole time.
- 1:29SPEAKER_00: In fact, I'm talking about the opposite.
- 1:32SPEAKER_00: And it's really subtle.
- 1:34SPEAKER_00: It's very simple how to do this.
- 1:37SPEAKER_00: It takes some planning ahead, but it can be done.
- 1:40SPEAKER_00: And then when you get back to work, you're refreshed, you're refocused, and you're further ahead.
- 1:45SPEAKER_00: More got done while you took the time off.
- 1:48SPEAKER_00: For anyone in the Ohio area, I'm going to be in Columbus, Ohio on November 8th, speaking at an event for world-class title.

- 2:43SPEAKER_00: This is a tool that I can't imagine doing business without right now, with the market as tumultuous and as misunderstood and as fast changing as it is.
- 2:56SPEAKER_00: They have a team of economists that study everything.
- 3:05SPEAKER_00: You know, infographics and and summary emails and all this stuff.
- 3:09SPEAKER_00: And then they tell you, okay, here's what's happening, here's what to expect, and what it means to your clients.
- 3:15SPEAKER_00: By using KCM, by using the keeping current matters tool, you can absolutely become the advisor that the consumers in your in your uh geez, why am I struggling with this?
- 3:28SPEAKER_00: That consumers in your market come to and look to when they need advice, when they need guidance, which is, oh, by the way, every single one of them, it's just most agents don't fucking realize that, oh, you should be an advisor, not a salesperson.
- 3:40SPEAKER_00: So for you guys who want to advise, which means get a crap load of business, go to trykcm.com/slash bam and try them out today.
- 3:48SPEAKER_00: And speaking of BAM, BAM X is an incredible community for like-minded, entrepreneurial, forward-thinking real estate agents that also includes a bunch of great online courses.
- 4:00SPEAKER_00: Eric Simon, the broke agent, did an Instagram 101 course.
- 4:04SPEAKER_00: It's the best I've ever seen.
- 4:05SPEAKER_00: And that's included, plus a bunch of others, objection handling from Tom Toole and all this cool stuff.
- 4:11SPEAKER_00: And you can get 10% off by using wow, I struggled there.
- 4:15SPEAKER_00: I almost uh feel like I almost died for a second.
- 4:18SPEAKER_00: Let's try that again.
- 4:19SPEAKER_00: You can use code MASSIVE at checkout and get 10% off.

- 4:34SPEAKER_00: Referrals are being passed around.
- 4:36SPEAKER_00: Agents that are in the BAMX community, because I'm a member as well, uh, these agents are at the cutting edge.
- 4:42SPEAKER_00: You guys know what's happening first, and you make moves first before anyone else even notices that a move needed to be made.
- 4:49SPEAKER_00: So get to BAMX quickly.
- 4:52SPEAKER_00: Let's talk real quick about this latest development about NAR.
- 4:55SPEAKER_00: And by the way, after last week's episode, where I was very uh opinionated, right?
- 5:02SPEAKER_00: Very straightforward about my thoughts and feelings about NAR.
- 5:05SPEAKER_00: Totally fucking worthless, basically.
- 5:07SPEAKER_00: Uh is the Cliff's notes in case you missed the episode, except for the advocacy they do, except for the lobbying and the advocacy for property rights and tax advantages and all this stuff, right?
- 5:16SPEAKER_00: We need that.
- 5:18SPEAKER_00: We need more of that, but all the rest is completely bullshit.
- 5:22SPEAKER_00: Now, Redfin left NAR.
- 5:24SPEAKER_00: They resigned their board seat, apparently the top 30, I believe it is.
- 5:28SPEAKER_00: I believe it's the top 30 brokerages have a board seat on the National Association of Realtors.
- 5:34SPEAKER_00: Redfin uh resigned their seat back in June, I believe, just even before all the sexual harassment insanity.
- 5:42SPEAKER_00: And uh it was it had something to do with recru requiring.
- 5:46SPEAKER_00: I am struggling to say the word requiring.
- 5:49SPEAKER_00: There we go, requiring broker compensation, buyer broker compensation.
- 5:53SPEAKER_00: Redfin didn't like being forced into that, so they left.
- 5:56SPEAKER_00: Then all the sexual harassment crap came out.
- 5:58SPEAKER_00: That was the straw that coat that broke the camel's back.
- 6:01SPEAKER_00: As it is, what was wow, as it was for most agents, and Redfin decided, you know what?
- 6:08SPEAKER_00: We're going to instruct our agents to leave NAR wherever possible.
- 6:13SPEAKER_00: Now, in a in many, many markets, it's not possible.
- 6:16SPEAKER_00: In order to get MLS access, you must be part of the local boards and NAR, otherwise, you can't be an agent.
- 6:22SPEAKER_00: So, I mean, I don't know about you, that kind of sounds like a monopoly to me, but whatever.
- 6:26SPEAKER_00: You know, that's for above my pay grade.
- 6:29SPEAKER_00: Or is it, or is it just common sense?
- 6:31SPEAKER_00: Whatever.
- 6:31SPEAKER_00: So, Redfin was not the last.
- 6:34SPEAKER_00: This week, since the last episode came out, major real estate brokerages also, as part of a settlement for all these lawsuits happening with commission and all the stuff, as part of the settlement, REMAX, right?
- 6:48SPEAKER_00: Remax.
- 6:49SPEAKER_00: Not Reflax, but Remax, one of the biggest brokerages out there, came out saying, you know what, we're not going to require our agents to be NAR members either.
- 6:57SPEAKER_00: Uh, shot across the bow of NAR, then Anywhere, which used to be Really G, which, if you don't know, uh Re G is sorry, not Realogy, but Anywhere includes Better Homes and Gardens, Century 21, Coldwell Banker, Corcoran, ERA, and Sotheby's.
- 7:17SPEAKER_00: So all of those plus Remax and Redfin now said, you know what, you don't have to be an NAR member.
- 7:22SPEAKER_00: This, I believe, is the big beginning of the end for NAR as we know it at least.
- 7:27SPEAKER_00: EXP, looking at you, uh, are we next, maybe?
- 7:32SPEAKER_00: Like, just just waiting on you.
- 7:34SPEAKER_00: You know, we're on the clock here, EXP.
- 7:36SPEAKER_00: Anytime now, jump on board.
- 7:39SPEAKER_00: So, big news there.
- 7:41SPEAKER_00: We will stay on top of this story.
- 7:42SPEAKER_00: If you want the latest on what this means and how it's going to affect commissions and how it's going to affect all this stuff, go to nowbam.com.
- 7:51SPEAKER_00: You need to be following BAM.
- 7:52SPEAKER_00: They have the best reporting in the industry.
- 7:54SPEAKER_00: I mean, there's all these, there's Inmin that HousingWire is great.
- 7:58SPEAKER_00: Inmens, they do some good stuff every once in a while, but the best reporting I've seen that's more in-depth and answers all the questions you have before you have to ask them comes from BAM.
- 8:08SPEAKER_00: They're the best in the business.
- 8:09SPEAKER_00: So go check them out for all the latest.
- 8:11SPEAKER_00: Let's talk about taking time off.
- 8:14SPEAKER_00: Now, I have a big problem.
- 8:17SPEAKER_00: I have a big problem with this concept that you need to be a 24-7 realtor.
- 8:22SPEAKER_00: What the fuck is that?
- 8:23SPEAKER_00: Would you expect your attorney to be on call all night?
- 8:26SPEAKER_00: Now, maybe if you're a billionaire, yeah, and you're paying hundreds of thousands in retainer to an attorney.
- 8:32SPEAKER_00: But that's not what's happening here, is it?
- 8:34SPEAKER_00: We are real estate agents.
- 8:36SPEAKER_00: We don't need to be reached at 2 a.m.
- 8:38SPEAKER_00: We don't.
- 8:39SPEAKER_00: If if one of our listings is on fire, the call should be going to 911, not to us, right?
- 8:45SPEAKER_00: If the the you know water heater in the basement blew out and the basement's flooding, then you should be calling a plumber, not me.
- 8:53SPEAKER_00: Right?
- 8:54SPEAKER_00: So, this 24-7 thing, what uh what I have the biggest problem with is this mentality that you are at the beck and call no matter what, at, you know, in spite of your own life, in spite of your own family, you know, at the at the uh I am struggling for words today.
- 9:14SPEAKER_00: Your family is put on the back burner because your client might need you at 11 30 p.m.
- 9:19SPEAKER_00: because they didn't plan ahead to schedule showings.
- 9:21SPEAKER_00: A big it's just a problem when you treat when you teach consumers that you are nothing more than an order taker and a door opener and you're there 24-7.
- 9:33SPEAKER_00: Act like a professional because professionals don't do that shit.
- 9:36SPEAKER_00: Professionals don't sit around saying, whenever you need me 24-7, I'm here.
- 9:40SPEAKER_00: Now, you can set proper expectations so then your clients can plan ahead for when your business hours are, like literally any other professional would.
- 9:49SPEAKER_00: So there's a little rant for you.
- 9:51SPEAKER_00: But taking time off.
- 9:53SPEAKER_00: I understand that if you are a solo agent and everything's on your shoulders, especially if you don't have a transaction coordinator, for God's sakes, you need one, for exactly this reason.
- 10:04SPEAKER_00: You go on vacation and you bring your laptop, and guess what happens when you go on vacation?
- 10:08SPEAKER_00: Everything.
- 10:09SPEAKER_00: Everyone wants to talk to you.
- 10:11SPEAKER_00: All those leads all of a sudden want to talk to you and they want to go see houses.
- 10:14SPEAKER_00: All the offers come in on your listings.
- 10:16SPEAKER_00: You know, it was sitting on the market for three months, nothing.
- 10:19SPEAKER_00: And then the moment you go out of town, four offers, right?
- 10:22SPEAKER_00: So you gotta do that.
- 10:23SPEAKER_00: New buyers are like, hey, we want to, you know, we want to start the process.
- 10:27SPEAKER_00: It's a joke in the industry, but it's so true.
- 10:29SPEAKER_00: If if you are struggling for business, if you want to jumpstart your business, go on vacation.
- 10:34SPEAKER_00: For real.
- 10:34SPEAKER_00: It just works out that way.
- 10:36SPEAKER_00: However, just because most agents make it commonplace and have made it routine and made it habit to just work through their family vacations doesn't mean that that's the goal.
- 10:48SPEAKER_00: For God's sakes, that's the opposite of the goal.
- 10:50SPEAKER_00: The goal is to just take a whole week off and not have to do shit because you've put systems in place, because you've built a business, you have people to handle certain things in certain situations, so you can take a step back.
- 11:02SPEAKER_00: Now, um, I took about a week off, not completely.
- 11:07SPEAKER_00: We still did the Massive Agent Society call.
- 11:08SPEAKER_00: I'm still active there, and you know, we we did a few things, but for the most part, I took about a week off and just enjoyed spending time with the family, doing some Halloween shit, going to pumpkin patches, going to get Halloween decorations, like you know, just enjoying the family, enjoying my wife and kids.
- 11:26SPEAKER_00: And what I noticed was after like once I got back to it, I was further ahead.
- 11:33SPEAKER_00: And it wasn't because I had done a bunch of work during that time, it was because mentally I had had time to just take a step back and zoom out.
- 11:44SPEAKER_00: See, this is where taking time off can be so productive.
- 11:47SPEAKER_00: It gives you a time to zoom out and think about all the stuff you're spending your time doing, and you can start to notice, you know what?
- 11:55SPEAKER_00: I haven't been doing this for four days.
- 11:58SPEAKER_00: Huh.
- 11:59SPEAKER_00: Maybe I don't really need to do that at all.
- 12:01SPEAKER_00: Like, apparently it's not necessary.
- 12:03SPEAKER_00: Or you're like, oh shit, this one thing I didn't think was very important really is, and now you can devote more systems and more energy to fixing that and making sure that that is implemented.
- 12:16SPEAKER_00: So it's such a big deal.
- 12:18SPEAKER_00: And this could be a weekend, this could be a whole week, this could just be a day or an afternoon.
- 12:23SPEAKER_00: But when you when you unplug your brain from work, magic happens, and you end up, once you plug it back in, you end up further ahead.
- 12:32SPEAKER_00: So I came back, and yeah, there's a couple things that I need to catch up on because I did I didn't plan my week off, I just did it.
- 12:40SPEAKER_00: I'm like, you know what?
- 12:42SPEAKER_00: I'm just I'm not feeling it.
- 12:43SPEAKER_00: I'm I'm taking a week off.
- 12:45SPEAKER_00: I have certain systems in place and certain people that you know do certain things.
- 12:49SPEAKER_00: So you guys probably didn't notice, but uh, you know, we still did the podcast, there was still some social content, not as much, uh, because you know, not nearly as much, but I didn't even plan for it.
- 13:01SPEAKER_00: Now, if you need to plan for it, when you have clients and you know, there's content to produce and things to post, all that stuff, there are ways to do that, to where you can schedule all your posts, you can have your clients working with another fellow agent or a team member or whatever, right?
- 13:17SPEAKER_00: There are solutions to this, but the key is to take an afternoon at a minimum or a weekend or a week and just stop thinking about work.
- 13:25SPEAKER_00: Just go enjoy life for God's sakes.
- 13:28SPEAKER_00: Enjoy this time of year.
- 13:29SPEAKER_00: Go drive and see the leaves.
- 13:31SPEAKER_00: I know you guys in Florida don't know what autumn is, but here in Utah and Colorado and other places, Montana, and all these, you know, all these states with actual seasons.
- 13:40SPEAKER_00: I know I talk a lot of shit on Florida, but I fucking love Florida.
- 13:43SPEAKER_00: It's just different because you don't have seasons.
- 13:45SPEAKER_00: But here where we have seasons, the the trees change color.
- 13:49SPEAKER_00: And when you go drive up the mountains, it's just it's absolutely incredible, right?
- 13:52SPEAKER_00: So go do that for God's sakes.
- 13:54SPEAKER_00: Go do something Halloween y.
- 13:55SPEAKER_00: Go watch Hocus Pocus.
- 13:57SPEAKER_00: Go watch Hocus Pocus 2 on Disney Plus.
- 14:00SPEAKER_00: Do something that isn't work because what happens is you're gonna find yourself still thinking about work.
- 14:06SPEAKER_00: And when you do that though, it's in a zoomed out kind of uh perspective, and you and you're thinking big picture stuff.
- 14:14SPEAKER_00: You're not so bogged down in all the little details and all and your little to-do list.
- 14:19SPEAKER_00: When you're in when you're in the zone, when you're in the trenches doing all the little things, you can't think about the big picture because you're in the dirt.
- 14:28SPEAKER_00: You're you're in the grind with all the little things.
- 14:31SPEAKER_00: So once those stop, or you've pushed pause on the little things, you can think big picture.
- 14:37SPEAKER_00: And that's when you start to make big moves, big decisions, you start to refocus and realize I don't need to do that, or I should do more of this, or I should do this also, or I shouldn't do this also.
- 14:49SPEAKER_00: And then you get back to work, and what's most important is prioritized because you thought big picture, because you actually gave yourself the ability to do that.
- 15:01SPEAKER_00: So I came back to work feeling much further ahead, even though there were less posts on social media done, you know.
- 15:10SPEAKER_00: You know, had I planned it out, I would have made sure that those were scheduled, but I didn't.
- 15:14SPEAKER_00: So what?
- 15:15SPEAKER_00: I'm back to it.
- 15:16SPEAKER_00: I'm back into it.
- 15:17SPEAKER_00: That's what matters the most, is that you just get back into it.
- 15:20SPEAKER_00: And once you do, with fresh eyes and a fresh mind, all the stuff that that stuck out as you were zoomed out, thinking about big picture stuff, those are the priorities, and they seem to just get done faster and sooner.
- 15:34SPEAKER_00: Get unplug yourself from all the minutiae.
- 15:37SPEAKER_00: It's one of the best things you could possibly do.
- 15:38SPEAKER_00: I know it's hard.
- 15:40SPEAKER_00: I know you may feel like you're slipping because you know, hashtag hustle culture has taught us that you must be doing something every second of the day.
- 15:47SPEAKER_00: And I'm telling you, there are seasons where that's true.
- 15:50SPEAKER_00: There are seasons where that's true, but understand where you're at.
- 15:54SPEAKER_00: If you're not currently in that season, or if you're just literally burned the fuck out and you're you don't know what to do next, you just you just you're totally lost.
- 16:03SPEAKER_00: Take a weekend off and listen to to uplifting podcasts, listen to, you know, read books, listen to podcasts, consume content that is uplifting, that gives you ideas, that helps give you clarity, and then just spend time thinking.
- 16:18SPEAKER_00: And I promise you, you'll come back refocused and you'll know exactly what to start doing and exactly what's most important, exactly what moves the needle, versus all the little bullshit.
- 16:31SPEAKER_00: Most of you guys are solo agents.
- 16:33SPEAKER_00: Maybe you have a team member or two, but the vast majority of you are solo agents, meaning you own your own job.
- 16:39SPEAKER_00: You don't yet have a business.
- 16:40SPEAKER_00: I don't say that disparagingly, I'm just saying that as a matter of fact.
- 16:44SPEAKER_00: If everything is on your shoulders, you don't have a business.
- 16:47SPEAKER_00: That's okay.
- 16:49SPEAKER_00: You just have to own it and know where you're at.
- 16:51SPEAKER_00: And if if you want to stay that way, if that's okay with you, you're cool with that, great.
- 16:55SPEAKER_00: If not, you have to start making moves towards a business.
- 16:58SPEAKER_00: But it starts with the awareness and acceptance.
- 17:01SPEAKER_00: Since most of you are solo agents, you are so bogged down in every single little thing that has to be done.
- 17:07SPEAKER_00: If you haven't yet hire a transaction coordinator, for God's sakes, it is the best hire a real estate agent can make in the beginning.
- 17:15SPEAKER_00: It is the easiest to make.
- 17:18SPEAKER_00: Do not hire someone you have to train, hire someone who tells you what they need from you.
- 17:23SPEAKER_00: There's a very big difference.
- 17:25SPEAKER_00: Don't hire someone to train.
- 17:27SPEAKER_00: Why would you?
- 17:27SPEAKER_00: There's a ton of great TCs out there.
- 17:29SPEAKER_00: If your brokerage doesn't have any licensed ones, then get an unlicensed one at a minimum.
- 17:34SPEAKER_00: My life changed.
- 17:35SPEAKER_00: My business changed when I when I hired my first non-licensed, unlicensed transaction coordinator.
- 17:42SPEAKER_00: They could do pretty much everything except for, you know, create a new addendum or price change addendums and you know, contract stuff.
- 17:49SPEAKER_00: They could do pretty much everything else.
- 17:51SPEAKER_00: And uh, and then once I got a licensed one, when I found one with my brokerage, that made it even better because they could do even more for me.
- 18:00SPEAKER_00: I could send a text, hey, we need to drop the price 5k on this listing.
- 18:03SPEAKER_00: Can you, you know, write up the addendum?
- 18:04SPEAKER_00: They're like, cool, done.
- 18:05SPEAKER_00: And they do it.
- 18:06SPEAKER_00: They write it up, they send it over to the sellers, they send it over to the buyer's side, all the stuff, right?
- 18:11SPEAKER_00: The buyer's side if it's under contract.
- 18:13SPEAKER_00: The minutiae, all the little things, is what's holding you back.
- 18:18SPEAKER_00: You may feel like you must do them to move forward, but I promise you the majority of them do not need to be done.
- 18:26SPEAKER_00: Or at a minimum, they don't need to be done by you, or they don't need to be done now.
- 18:30SPEAKER_00: The only way to know is to take the weekend off.
- 18:33SPEAKER_00: Don't think about work.
- 18:34SPEAKER_00: Go do anything else but work.
- 18:37SPEAKER_00: If you need to plan ahead and put some stuff in place to do that to make sure shit doesn't fall apart, then do that.
- 18:42SPEAKER_00: But it's worth doing for God's sakes.
- 18:44SPEAKER_00: And when you do take time off, your clients will actually respect you.
- 18:48SPEAKER_00: Here's the you know, to close the loop on this 24-7 agent thing.
- 18:52SPEAKER_00: You may think that they respect you when you are a 24-7 agent, but subconsciously they don't.
- 18:58SPEAKER_00: Because they know that no matter what, their needs are above yours.
- 19:02SPEAKER_00: Their needs are above you and your family's needs.
- 19:05SPEAKER_00: All you have to do is say, you know what, this weekend I'm gonna be out of town.
- 19:08SPEAKER_00: So if you need if you need this, contact this person.
- 19:11SPEAKER_00: If you need this, contact this person.
- 19:13SPEAKER_00: If you have if any homes pop up and you need to see them, this agent will help facilitate those showings.
- 19:18SPEAKER_00: If you need to make offers, they'll do the same.
- 19:20SPEAKER_00: And you just set the expectations and you're like, I am out, so you're not gonna be able to contact me.
- 19:25SPEAKER_00: Here's everyone you'll that you might need, but I'm out.
- 19:28SPEAKER_00: They will respect you more because you put your needs, your family, above you're not putting them above theirs.
- 19:35SPEAKER_00: You still have theirs in mind because you you thought ahead and you said, Here's everything you need.
- 19:41SPEAKER_00: You're in good hands.
- 19:43SPEAKER_00: Now I'm gonna go do what I need to do.
- 19:45SPEAKER_00: They will respect you more.
- 19:46SPEAKER_00: Think about it from the opposite point of view.
- 19:48SPEAKER_00: If that was done to you and everything, and you aren't just here's what most agents do you just go out of town, and then your clients are like, What the fuck?
- 19:57SPEAKER_00: Right?
- 19:57SPEAKER_00: Uh they can't reach you, that's a problem.
- 19:59SPEAKER_00: If you do that, not good.
- 20:01SPEAKER_00: They're gonna respect you less.
- 20:02SPEAKER_00: If everything's laid out for them, they know exactly who to contact in what situation, they all of a sudden they're like, Cool, I don't need you this weekend.
- 20:12SPEAKER_00: That brings respect, and it's gonna give you the clarity you need to move forward without all the minutiae weighing you down and cut all the minutia, all those little teeny tasks you have to do all day long every day, that's literally you spinning the hamster wheel.
- 20:28SPEAKER_00: So the longer you're spinning the hamster wheel, you're not moving forward.
- 20:32SPEAKER_00: You may think you are, but you're not making any progress.
- 20:35SPEAKER_00: You're not building anything, you're just working in the business constantly.
- 20:39SPEAKER_00: One after another, after another, after another.
- 20:42SPEAKER_00: It doesn't have to be this way.
- 20:43SPEAKER_00: So I'll wrap with this.
- 20:46SPEAKER_00: Take time off.
- 20:47SPEAKER_00: Zoom out, don't think about work, and you're gonna find yourself still thinking about work, but in you're gonna be zoomed out, and then it's gonna be more CEO level thinking.
- 21:00SPEAKER_00: Because it's impossible to just not think about work ever or not think about a post you're gonna do or whatever.
- 21:05SPEAKER_00: Like that stuff's okay.
- 21:06SPEAKER_00: That's the thinking, those are the thoughts you want to have during that time off.
- 21:10SPEAKER_00: But all the stuff like okay, I need to I need to do this and create this graphic and then send this to here and make sure that those signatures are on that addendum and make sure that the lender gets an update and blah blah blah.
- 21:18SPEAKER_00: No, that's not productive.
- 21:20SPEAKER_00: Take time off.
- 21:22SPEAKER_00: Take time off, be thoughtful, and you will come back more focused and further ahead.
- 21:29SPEAKER_00: I hope that you do this.
- 21:30SPEAKER_00: Those of you guys that actually take my advice, I'm sure that you will you'll thank me.
- 21:37SPEAKER_00: Um, I hope that you do it.
- 21:39SPEAKER_00: I hope that you do it.
- 21:40SPEAKER_00: Thank you guys for listening.
- 21:42SPEAKER_00: Take care.
- 21:42SPEAKER_00: See you next week.
