- 0:58SPEAKER_00: I am your host, Dustin Brohm.
- 1:00SPEAKER_00: I'm here in Salt Lake City, Utah, and uh it's snowing again.
- 1:03SPEAKER_00: Big surprise.
- 1:04SPEAKER_00: But uh spring is coming.
- 1:06SPEAKER_00: We're almost there.
- 1:07SPEAKER_00: Stoked about that.
- 1:08SPEAKER_00: I've lived here my whole damn life, and usually I'm just like, you know, enjoying winter.
- 1:11SPEAKER_00: I'm just over it this year.
- 1:12SPEAKER_00: Just over it.
- 1:13SPEAKER_00: Ready for some warmth.
- 1:15SPEAKER_00: We bought a house.
- 1:16SPEAKER_00: Uh we moved into our new house in October and it instantly got cold and went from fall to winter-ish.
- 1:21SPEAKER_00: So we haven't even enjoyed spring or summer in the new house.
- 1:24SPEAKER_00: That's why I'm ready for it.
- 1:25SPEAKER_00: Anyhow, guys, we're talking robots.
- 1:28SPEAKER_00: We're talking AI.
- 1:29SPEAKER_00: We're talking about some creepy shit that will grow your business.
- 1:33SPEAKER_00: Okay.
- 1:33SPEAKER_00: This is the long-awaited Chat GPT episode.
- 1:38SPEAKER_00: And you are probably, if you're listening, I'm sure you've heard of Chat GPT by now.
- 1:43SPEAKER_00: If you haven't, great.
- 1:44SPEAKER_00: I mean, fantastic.
- 1:45SPEAKER_00: This is the perfect episode for you to hear.
- 1:47SPEAKER_00: But most agents have heard of Chat GPT.
- 1:50SPEAKER_00: They've seen a couple things, like, you know, it can help you write your listing present or your listing descriptions.
- 1:55SPEAKER_00: Yes, that's true.
- 1:57SPEAKER_00: But it's so much more than that.
- 1:58SPEAKER_00: And I want to go into it so that you really grasp the technology and what it's going to do, not just what it can do for you today, but what it will be able to do for you in the very near future, because this shit is going to happen fast.
- 2:12SPEAKER_00: ChatGPT just came out in like November and exploded.
- 2:16SPEAKER_00: And it is the fastest growing platform.
- 2:18SPEAKER_00: I think it's the fastest to a million users, or maybe as fastest to a hundred million ever.
- 2:24SPEAKER_00: Like there's never been a technology platform that has grown faster than ChatGPT.
- 2:29SPEAKER_00: So, how do you as a real estate agent use Chat GPT to sell more homes and to be grow your business and to be more productive and get more clients and all of that stuff?
- 2:38SPEAKER_00: Well, I'm going to go over 10 ways that you as a realtor can use ChatGPT to sell more homes.
- 2:44SPEAKER_00: And you're going to find that you just don't have excuses anymore.
- 2:50SPEAKER_00: You're going to find that your excuse of I don't know what to do, I don't know what to write, I don't know what to post, I don't know what to do about this, I don't know what my clients are thinking, I don't know how to write an email.
- 3:00SPEAKER_00: You literally don't have an excuse anymore.
- 3:02SPEAKER_00: So I'm sorry for some of you, like you can't rely on your dumb excuses anymore.
- 3:08SPEAKER_00: Chat GPT removes all that.
- 3:11SPEAKER_00: So let's uh let's jump into that.
- 3:14SPEAKER_00: I'll I'll show you how ChatGPT can help you to write better titles, come up with topics for content, write emails.
- 3:20SPEAKER_00: Chat GPT, if for you guys that are like, okay, I I hear about it, but what is it exactly?
- 3:25SPEAKER_00: It is artificial intelligence, okay?
- 3:28SPEAKER_00: It's not just some algorithm, it is actual artificial intelligence that learns.
- 3:32SPEAKER_00: It it pulls from data sources in the internet and what everyone else is typing in and uh what they're submitting to ChatGPT and it learns.
- 3:41SPEAKER_00: So it's it's not just Google, okay?
- 3:43SPEAKER_00: There's Google, which is great, but how frustrating is it when you're looking for an answer?
- 3:47SPEAKER_00: And Google just gives you a bunch of links, and then you have to go find the answer, right?
- 3:51SPEAKER_00: If you're looking for, hey, what should I do on my 10th wedding anniversary?
- 3:56SPEAKER_00: Uh you just get a bunch of links for people that paid for ads that hit those key the keywords, right?
- 4:02SPEAKER_00: Well, Chat GPT, it takes Google and puts it on steroids, okay?
- 4:08SPEAKER_00: And that's even an understatement.
- 4:09SPEAKER_00: It's like Google mixed with a personal assistant, mixed with a um a copywriter, mixed with a marketing designer, like all in one.
- 4:21SPEAKER_00: So it will actually like serve up the answers that you're looking for.
- 4:26SPEAKER_00: And I'll give you some examples of that.
- 4:28SPEAKER_00: Really, really cool stuff.
- 4:29SPEAKER_00: Um, so you take notes today.
- 4:31SPEAKER_00: This is a good one.
- 4:33SPEAKER_00: But first, most agents struggle because so many of those small, seemingly insignificant details just fall through the cracks.
- 4:41SPEAKER_00: You're not doing the important little things over time.
- 4:44SPEAKER_00: And when so many of those little things that you're like, oh, okay, yeah, I didn't remember their birthday, or I forgot to follow up with that listing presentation I did three weeks ago or whatever, those add up.
- 4:55SPEAKER_00: Okay, though those are huge missed opportunities, and you have to capitalize on those.
- 5:00SPEAKER_00: You have to plug the holes.
- 5:01SPEAKER_00: So you have all of these things falling through the cracks.
- 5:04SPEAKER_00: That lead that you got four months ago that stopped getting followed up with, right?
- 5:08SPEAKER_00: Because you don't have a system for it.
- 5:09SPEAKER_00: You can't remember the listing presentation you had six weeks ago, and then you're like, oh crap, uh, they just sold their house.
- 5:16SPEAKER_00: Crap.
- 5:18SPEAKER_00: But you never followed up with them.
- 5:19SPEAKER_00: Like, that's totally on you because they forgot about you.
- 5:21SPEAKER_00: They haven't heard from you since because you don't have a system for it.
- 5:24SPEAKER_00: The your clients started using your your past clients, they started using uh another agent because they forgot about you because they haven't heard from you since the deal closed.
- 5:34SPEAKER_00: You don't have any systems, and you have no idea how many contacts it takes to close a deal.
- 5:38SPEAKER_00: You don't know how many new people you need to put into your database on a regular basis to get closings.
- 5:44SPEAKER_00: You have no idea.
- 5:45SPEAKER_00: What you need is follow-up boss, they do all of this for you.

- 7:27SPEAKER_00: Trykcm.com slash bam.
- 7:30SPEAKER_00: ChatGPT guys, this is real shit.
- 7:33SPEAKER_00: Okay, let's get into it.
- 7:34SPEAKER_00: Um Chat GPT right now is on version three.
- 7:39SPEAKER_00: And ChatGPT three is pulling from a set uh a set number of data sources from the internet, and I believe let's see, it was only pulling up to about 2020.
- 7:54SPEAKER_00: Um so like a lot of like post-COVID shit, it still doesn't quite know.
- 7:59SPEAKER_00: So it's it's a little bit outdated, actually.
- 8:02SPEAKER_00: But here's the thing it's like having a personal assistant that can just instantly just crawl the internet and find whatever answer you're looking for and then and then package it in a way that's an actual answer, not just a link to a website for you to go find your own answer.
- 8:18SPEAKER_00: So here's what here's what you have to do.
- 8:20SPEAKER_00: Just like with Google, there's a some people are talented with Googling shit.
- 8:26SPEAKER_00: Like, I I've always I've always felt I'm a very talented Googler.
- 8:31SPEAKER_00: Um it's funny, my wife and I like she'll she'll be like, Oh, I how do you do this?
- 8:35SPEAKER_00: Or what about that?
- 8:36SPEAKER_00: And I was like, Well, did you Google it?
- 8:37SPEAKER_00: She's like, Yeah, and I couldn't find anything.
- 8:38SPEAKER_00: And then like two seconds later, I just changed the verbiage on like what you ask Google, and I find the answer instantly.
- 8:46SPEAKER_00: Like, I just learned it became a talent of mine, a skill of mine, to be able to Google shit.
- 8:52SPEAKER_00: Some people just don't have that.
- 8:53SPEAKER_00: Well, when you know when you know what to type into Google, you can get answers quickly.
- 8:58SPEAKER_00: Chat GPT is no different.
- 9:00SPEAKER_00: You need to really learn how to prompt it to give you the best data, okay?
- 9:05SPEAKER_00: Garbage in, garbage out.
- 9:06SPEAKER_00: So if you're if you don't know how to prompt it the right way, you're you're not gonna get the best shit.
- 9:11SPEAKER_00: So just know that going in.
- 9:12SPEAKER_00: So we're gonna go over some of the prompts and some things that you can tell chat GPT to do.
- 9:18SPEAKER_00: But let's back up even further.
- 9:19SPEAKER_00: If you don't even know where to where to get it, first you're gonna go to chat.openai.com.
- 9:25SPEAKER_00: ChatGPT is a product, okay?
- 9:28SPEAKER_00: It's a service from OpenAI.
- 9:31SPEAKER_00: OpenAI is the company.
- 9:32SPEAKER_00: Chat.openai.com, you're going to create a free open AI account, and then you're going to log in.
- 9:38SPEAKER_00: Now just beware, Chat GPT is extremely popular.
- 9:42SPEAKER_00: And right now there are a lot of people, uh especially in the middle of the day, who can't get in.
- 9:47SPEAKER_00: It's timed out, it's full, so you just need to try again, try again uh in off-peak hours if you can.
- 9:53SPEAKER_00: But usually after trying it a few times, I can get in, no problem.
- 9:57SPEAKER_00: So if you if you don't get in the first time, don't you know, don't message me and be like, this is bullshit, I couldn't get in.
- 10:03SPEAKER_00: Well, try it again.
- 10:04SPEAKER_00: Like I have the same issue sometimes because people want it.
- 10:08SPEAKER_00: So you log in, you create this account, and then it's it's very basic looking.
- 10:12SPEAKER_00: You now you have to tell it to do something.
- 10:14SPEAKER_00: So start messing around with it.
- 10:16SPEAKER_00: Ask it something that you would ask a personal assistant.
- 10:19SPEAKER_00: Okay, so here I'm gonna jump into the 10 things that 10 ways agents can use Chat GPT to sell more homes.
- 10:27SPEAKER_00: All right, so the first is to give you SEO optimized YouTube descriptions, or writing captions for your videos, or summarizing your videos.
- 10:38SPEAKER_00: So what that would look like is you just did a YouTube video and it's on five reasons to move to Salt Lake City.
- 10:45SPEAKER_00: So you you tell Chat GPT, write me, so you you literally tell it what to do, write me an SEO optimized YouTube description, and you can even say that's 600 words long, 200 words long, or just leave that part out.
- 10:59SPEAKER_00: You can be as specific as you want.
- 11:01SPEAKER_00: Write me an SEO optimized YouTube description for a video about the five reasons to move to Salt Lake City that include these five points, and then you can paste in those five points, and it'll write you this awesome description, and you put it in YouTube.
- 11:13SPEAKER_00: You can do the same thing, like write me a social media post, right, but be specific.
- 11:17SPEAKER_00: Write me a LinkedIn post, write me a TikTok caption, write me an Instagram, write me a Facebook post, whatever.
- 11:23SPEAKER_00: Number two, social media posts.
- 11:25SPEAKER_00: Okay, you can uh say, write me a tweet on this topic, write me a tweet about why people should move to Salt Lake City, write me a tweet or write me a Facebook post that is write me a funny Facebook post in the voice of Gary V.
- 11:40SPEAKER_00: You can even do that.
- 11:41SPEAKER_00: I've tried that a few times, in the voice of whoever, as long as it's someone popular.
- 11:46SPEAKER_00: Uh write me a Facebook post about why now is a good time to buy a house.
- 11:52SPEAKER_00: Now, this would be a good time to let you know a lot of the answers that you get are a little bit generic.
- 11:58SPEAKER_00: Okay, it's not perfect, uh, it's a hell of a lot better than Google, but just know that sometimes the data is outdated.
- 12:06SPEAKER_00: So if they talk about low interest rates, just know you're gonna have to go in and tweak it around so that you know you're not saying that these are historically low interest rates.
- 12:15SPEAKER_00: That's a little tone-deaf right now, and it's not even really accurate.
- 12:18SPEAKER_00: So here's the thing with Chat GPT: it's gonna get you 85 to 90 percent there.
- 12:24SPEAKER_00: It's doing 85 to 90 percent of the work for you, which is amazing, right?
- 12:28SPEAKER_00: So that's why I said in the beginning, your excuses are gone.
- 12:32SPEAKER_00: Like you, if you're like, I I don't know what to post today, or I need to do a video, but what should I what should I say?
- 12:38SPEAKER_00: Well, have Chat GPT write you a video script.
- 12:41SPEAKER_00: Okay.
- 12:42SPEAKER_00: Say, write me a video script for a 30-second video on this topic, and if it's too long or too uh if it's worded too formally, say make it funny, make it quirky, make it casual, you know, uh reword it.
- 12:57SPEAKER_00: Try again.
- 12:58SPEAKER_00: Like you can have it keep trying and give you different versions.
- 13:02SPEAKER_00: So it's gonna do most of the work, but then you have to take it the the remaining 10 to 15 percent.
- 13:07SPEAKER_00: So you gotta reword some stuff because it's overly generic, overly formal a lot of times, and uh and you've got to go in there and add some personality to it and fact check it.
- 13:17SPEAKER_00: So that's pretty important.
- 13:19SPEAKER_00: So that's with all of these.
- 13:20SPEAKER_00: So number one, SEO optimized YouTube descriptions, number two, social media posts.
- 13:25SPEAKER_00: Number three, yes, it can write your listing descriptions, which is pretty cool.
- 13:30SPEAKER_00: Um, I messed around with this.
- 13:32SPEAKER_00: I I just said write me, write me a listing description for, and then I put my address in there.
- 13:38SPEAKER_00: And it just it pulled bedrooms and bathrooms, it pulled square footage, it pulled all this stuff.
- 13:42SPEAKER_00: Some of the the features of the home were off and incorrect, but for the most part I was blown away.
- 13:48SPEAKER_00: And it even used the word boast.
- 13:50SPEAKER_00: It even used the word boasts for God's sakes.
- 13:52SPEAKER_00: I mean, can you even is it even legal to post a listing description that doesn't include the word boasts?
- 13:59SPEAKER_00: Well, this listing description boasted the word boasts, it was fantastic.
- 14:03SPEAKER_00: So you might have to clean it up or like, hey, write me a listing description from this address.
- 14:08SPEAKER_00: It's a four-bed, two-bath, big backyard, three-car garage, blah, blah, blah.
- 14:14SPEAKER_00: So if there's specific features, tell it that.
- 14:16SPEAKER_00: Say, include these, and it writes it.
- 14:19SPEAKER_00: And if you want to, say, uh, now include the pool, or take out the part about this.
- 14:24SPEAKER_00: And it just it treat it like it is a person.
- 14:29SPEAKER_00: As creepy as that is.
- 14:30SPEAKER_00: Treat it like it's a person, and you're just like, great, that, but try this again in this way.
- 14:34SPEAKER_00: That's how you talk to Chat GPT.
- 14:37SPEAKER_00: So MLS descriptions, huge.
- 14:39SPEAKER_00: You don't ever have to write another one again.
- 14:41SPEAKER_00: You just have to tweak it a little bit, make sure that it's accurate.
- 14:44SPEAKER_00: But it does a very, very good job with listing descriptions.
- 14:48SPEAKER_00: Uh, number four, you could have it write your emails, emails to your clients, weekly newsletter emails, you could do uh drip campaign emails, whatever.
- 14:58SPEAKER_00: It can write your email copy.
- 15:00SPEAKER_00: Number five, it can write your email subject lines.
- 15:02SPEAKER_00: You could say, uh, give me 10 great attention-getting subject lines for an email about this, and it can spit out some subject lines.
- 15:14SPEAKER_00: Now, you have to use your judgment on whether or not they're any good and whether they those subject lines will get people to open the email or not.
- 15:22SPEAKER_00: But again, Chat GPT removes this blank page syndrome.
- 15:28SPEAKER_00: Blank page syndrome is when you're staring at a blank page and you're like, where do I start?
- 15:32SPEAKER_00: What do I do?
- 15:33SPEAKER_00: I have that from time to time.
- 15:35SPEAKER_00: So, I mean, this is huge.
- 15:37SPEAKER_00: And I know that it's it's a it's a big deal.
- 15:39SPEAKER_00: So if if chat GPT is taking you 80 or 90 percent of the way there, and then you just go in and and reword some shit, maybe add some stuff, remove some stuff, reword it, add some personality to it as needed, and boom, you're done.
- 15:52SPEAKER_00: Instead of just staring at a blank page doing nothing because you don't know where to start.
- 15:58SPEAKER_00: Are you starting to see the power of this?
- 16:00SPEAKER_00: So, number six, video scripts.
- 16:04SPEAKER_00: You want to write a you want to do a video about the five reasons people should move to Salt Lake City?
- 16:09SPEAKER_00: Well, make sure you have those five points and say, write me a video script for a 60-second video about moving to Salt Lake that include these five points.
- 16:19SPEAKER_00: Boom, it spits out a script in like five seconds.
- 16:22SPEAKER_00: You could do that for reels, TikToks, you could do YouTube videos, you could do whatever.
- 16:27SPEAKER_00: Video scripts.
- 16:28SPEAKER_00: Number seven, articles for your local blog.
- 16:31SPEAKER_00: Blog posts.
- 16:32SPEAKER_00: Okay, it can write if you tell it to write a 600-word blog post about this topic that includes this keyword and this keyword, it will do it.
- 16:43SPEAKER_00: Like that's basically the prompt.
- 16:45SPEAKER_00: Write me a blog post on this topic that's meant for this audience, that's 600 words or less.
- 16:52SPEAKER_00: Boom, there you go.
- 16:54SPEAKER_00: And if you want if you want more, just say continue, and it'll write even more.
- 17:00SPEAKER_00: It's crazy.
- 17:01SPEAKER_00: For blog posts, it's huge.
- 17:03SPEAKER_00: But but know this.
- 17:03SPEAKER_00: If you guys you guys cannot just take what Chat GPT gives you and and take it like unedited, right?
- 17:11SPEAKER_00: Just take ChatGPT's shit, post it on your website, and think that it's gonna do well in Google search results.
- 17:17SPEAKER_00: Google has AI scrubbers, AI, or what do they call them?
- 17:22SPEAKER_00: AI um not trackers, but they they uh the words on the tip of my tongue, they know when when it's written by AI.
- 17:32SPEAKER_00: So you have to change it around a little bit, but you you want to anyways, to give it some personality and make sure that it's accurate and and good to go.
- 17:39SPEAKER_00: So just know that it's not gonna perform well on Google or YouTube if it's straight from Chat GPT.
- 17:46SPEAKER_00: They can tell based on certain structure or words or all of that that it's AI.
- 17:51SPEAKER_00: So you have to change it around, but again, you want to anyways.
- 17:54SPEAKER_00: Number eight, video topics.
- 17:56SPEAKER_00: Here's if this is one of the most common questions/slash objections that I get from so many of you when it comes to doing more content consistently.
- 18:07SPEAKER_00: You say, Great, I don't know what to post about.
- 18:10SPEAKER_00: Okay, who are you trying to reach?
- 18:12SPEAKER_00: Sellers.
- 18:13SPEAKER_00: Great.
- 18:14SPEAKER_00: So go to Chat GPT and say, what are some of the biggest pain points that home sellers have?
- 18:20SPEAKER_00: Give me ten of them.
- 18:21SPEAKER_00: Give me ten pain points that home sellers have.
- 18:26SPEAKER_00: What are what are what are five issues that people have or five frustrations that people have when they're selling their house?
- 18:33SPEAKER_00: Boom, you have ten of them.
- 18:35SPEAKER_00: Each one's a video.
- 18:37SPEAKER_00: Each one could be a video, each one could be a blog post, each one could be a reel or a TikTok, each one could be a freaking YouTube video.
- 18:44SPEAKER_00: It just gives you the topics.
- 18:46SPEAKER_00: Now it's up to you to come up with great hooks for those.
- 18:48SPEAKER_00: Chat GPT is just not quite there as far as really great attention getting hooks.
- 18:53SPEAKER_00: I believe version four of Chat GPT will, because it will be up to date.
- 18:58SPEAKER_00: We'll be able to pull from all the all the best shit on social media over the last couple years, all the best, most clickable headlines, it's gonna be able to pull that stuff.
- 19:08SPEAKER_00: Version four of Chat GPT is supposed to be insane and it's pulling from uh what is it like 15 or 25 times more data sources, and it's gonna be up to date.
- 19:19SPEAKER_00: So not just up until 2020 or whatever, whatever it is with this version.
- 19:24SPEAKER_00: So crazy.
- 19:25SPEAKER_00: The reason I mention that, if you can learn now how to use Chat GPT and you're using it to get 80 to 90 percent of the work done for you, you're eliminating blank page syndrome, you're you're getting so much more content done than you ever were before, and then the next version comes out, you're already going to be a pro and will know how to adapt versus waiting for version four.
- 19:45SPEAKER_00: Don't do that.
- 19:46SPEAKER_00: Just use it now because right now it's kicking ass and saving people a lot of time.
- 19:51SPEAKER_00: A lot of you who are trying to do more in less time, you've been trying to hire VAs to do shit.
- 19:57SPEAKER_00: If you learn how to use Chat GPT the right way and prompt it and understand when to use it, you can eliminate the need for a VA.
- 20:05SPEAKER_00: You could eliminate the need for a copywriter, right?
- 20:09SPEAKER_00: I'm not saying you shouldn't do those things, right?
- 20:11SPEAKER_00: You may still want them, but start here.
- 20:16SPEAKER_00: Start here with writing your emails, writing your copy, writing your YouTube descriptions, writing captions for your posts.
- 20:22SPEAKER_00: If you do a great 30-second video, uh that's you put on reels, you put it on YouTube Shorts, you put it on TikTok, uh, just say, hey, the video is about this, it includes these topics.
- 20:32SPEAKER_00: Write me a quick caption for Instagram, and boom, there's your post.
- 20:36SPEAKER_00: The caption, the words that go along with the video on Instagram.
- 20:40SPEAKER_00: So that was that was number eight, video topics.
- 20:43SPEAKER_00: Number nine, you could take the transcript of a podcast episode.
- 20:47SPEAKER_00: The transcript is just like Dustin said this, then the guest said this, then like the whole everything that was said in a podcast put into words in text.
- 20:56SPEAKER_00: You copy that, you put it in chat GPT, and you say, write me an SEO optimized blog post, write me an SEO optimized YouTube description, write me a summary, write me a great headline to you to put on an ebook.
- 21:13SPEAKER_00: Amazing.
- 21:14SPEAKER_00: Number 10, closing gift ideas.
- 21:17SPEAKER_00: Give me 10 ideas for closing gifts for people that just bought a home with me, and it'll start spitting out some ideas.
- 21:25SPEAKER_00: You can use this for uh uh people using it to plan parties, plan anniversary activities, plan uh vacations, figure out where to go on vacation.
- 21:36SPEAKER_00: Like the sky's the limit.
- 21:38SPEAKER_00: Anything that you Google, Chat GPT can help you to get the answer faster because it gives you the answer and it delivers it in a in a well packaged way that's actually the answer, rather than here's a bunch of websites that might have the answer.
- 21:56SPEAKER_00: Big difference.
- 21:58SPEAKER_00: Let me go over those.
- 22:00SPEAKER_00: One more time, those 10, because I know we stopped between them.
- 22:03SPEAKER_00: You guys that are like perfectionists, you're you're like by now you're wanting to freaking kill me because I didn't fluidly and smoothly and consistently go through one through ten.
- 22:14SPEAKER_00: So I mean, fuck me, right?
- 22:15SPEAKER_00: But here you go for you guys.
- 22:17SPEAKER_00: Number one, SEO optimized YouTube descriptions.
- 22:20SPEAKER_00: Number two, social media posts, number three, MLS descriptions.
- 22:24SPEAKER_00: Number four, emails, number five, email subject lines, number six, video scripts, number seven, articles for your blog.
- 22:32SPEAKER_00: Number eight, video topics.
- 22:35SPEAKER_00: Number nine, take a podcast take a pod let me start over with number nine.
- 22:42SPEAKER_00: Number nine, take a podcast transcript and turn it into a YouTube description or summarize it as a social media post.
- 22:49SPEAKER_00: Number ten, closing gift ideas, and so many more.
- 22:55SPEAKER_00: The best way to learn Chat GPT is to use Chat GPT.
- 22:59SPEAKER_00: Go get a free account, go start messing with it.
- 23:02SPEAKER_00: And where I have learned the most is by watching TikToks and Instagram reels about how people are using Chat GPT.
- 23:10SPEAKER_00: And most of it had nothing to do with real estate, but someone was using it in this specific way.
- 23:15SPEAKER_00: And I'm like, oh my god, that could be applied over here.
- 23:17SPEAKER_00: Oh my god, that could be applied in my business this way.
- 23:20SPEAKER_00: Oh my god, I could use that this way.
- 23:22SPEAKER_00: I'm gonna take it a step further, guys.
- 23:24SPEAKER_00: So that's just like Chat GPT 101.
- 23:28SPEAKER_00: It gets really crazy when you learn how to integrate Chat GPT with other programs.
- 23:35SPEAKER_00: For example, there are some companies right now who are using Chat GPT integrated with their with the live chat on their website to actually have conversations with customers as this super futuristic, better chat bot.
- 23:52SPEAKER_00: So there's one way.
- 23:54SPEAKER_00: One way that you guys as marketers can use it that I see as the most helpful right now.
- 24:00SPEAKER_00: If you have a big company and you have a lot of logistics and a lot of systems and shit, there's all sorts of ways to integrate and to plug Chat GPT into your systems to do other things.
- 24:11SPEAKER_00: But one of the coolest things I've seen is to bulk create graphics on Canva.
- 24:16SPEAKER_00: So if you use Chat GPT to come up with 20 reasons why people should move to your town, and you take those 20, you put them in a spreadsheet, you can bulk upload them to Canva.
- 24:28SPEAKER_00: And as long as you have a template, like a graphic template, it can just create a new graphic with each one of those 20 things.
- 24:35SPEAKER_00: So here's a graphic with number one, here's a graphic with number two, and it just replaces the text on each one automatically, boom.
- 24:42SPEAKER_00: Super freaking cool.
- 24:43SPEAKER_00: I learned that from watching TikTok videos about Chat GPT.
- 24:47SPEAKER_00: Very, very cool stuff.
- 24:49SPEAKER_00: I'm not gonna go too much more into it now because we don't need to make your head explode.
- 24:55SPEAKER_00: And it's very some of you might be there, some of your heads might have already exploded, to which I apologize, not like you could hear me.
- 25:03SPEAKER_00: But but you have to get in the game.
- 25:06SPEAKER_00: I'll leave you with this thought.
- 25:08SPEAKER_00: Okay, I bef when Chat GPT first came out, I think it was around the first week.
- 25:12SPEAKER_00: I was playing with it a little bit.
- 25:13SPEAKER_00: We were we've been doing a lot of talk about it in the massive agent society.
- 25:17SPEAKER_00: Uh our our members have been using it for all sorts of cool shit for a couple months now.
- 25:23SPEAKER_00: But very early on, when I was first messing with it, I saw someone post, I think it was Marky Lemons-Ryle actually posted this, and I think it's perfect.
- 25:30SPEAKER_00: She said, It's not that AI is going to replace realtors, but realtors who use AI will replace realtors who don't.
- 25:40SPEAKER_00: I what else is there to say?
- 25:43SPEAKER_00: Right?
- 25:44SPEAKER_00: If this is why in the beginning I said you will be left behind.
- 25:47SPEAKER_00: This technology exists, this tool exists.
- 25:50SPEAKER_00: If you're not using it, if you're choosing to not use it, you will you will be overcome and you will be pushed out by those who are using it.
- 25:59SPEAKER_00: Chat GPT is a tool, and it's a very high-tech tool, and it's going to get faster and crazier.
- 26:06SPEAKER_00: Pretty soon it's going to be able to create videos and images.
- 26:09SPEAKER_00: It already can create images when you integrate it with other programs with crazy shit, like floor plans and all like insane stuff.
- 26:18SPEAKER_00: It would have to be a whole other podcast episode, and that some of that shit's over my head.
- 26:22SPEAKER_00: But that's where we're going.
- 26:24SPEAKER_00: So if you don't learn now, there's agents who are diving in and becoming chat GPT experts already.
- 26:31SPEAKER_00: Like, I'm not I don't know more than anybody.
- 26:34SPEAKER_00: There's plenty of people that know more than I do about this, but maybe I'm a step or two ahead of you with my knowledge on Chat GPT.
- 26:42SPEAKER_00: So if I'm using it and I'm able to do a lot more posts and a lot more articles, a lot more this and that, and better YouTube descriptions and better titles for my podcast episodes, better topics for my videos, all of that.
- 26:54SPEAKER_00: If I'm able to do more of that and you're not, I have a huge competitive advantage.
- 26:58SPEAKER_00: So again, AI is not going to replace agents.
- 27:02SPEAKER_00: At least not in the foreseeable future.
- 27:03SPEAKER_00: When we get to like Skynet shit, that's a different world.
- 27:07SPEAKER_00: But for now, for the foreseeable future, a realtor who uses AI will absolutely beat the realtor who does not.
- 27:16SPEAKER_00: Keep that in mind.
- 27:17SPEAKER_00: Take that to heart, take that to the frickin' bank because it's true.
- 27:21SPEAKER_00: It's it's like saying the agent who uses the internet will beat the agent who doesn't.
- 27:27SPEAKER_00: No shit.
- 27:29SPEAKER_00: It's the same thing.
- 27:31SPEAKER_00: It's the same thing.
- 27:32SPEAKER_00: Could you imagine if you were like, no, I'm just gonna stick with faxes and just writing on paper and printouts?
- 27:39SPEAKER_00: How you doing?
- 27:40SPEAKER_00: How you doing now?
- 27:42SPEAKER_00: You're dead.
- 27:43SPEAKER_00: You're not even in the business if you're not using the internet in your business.
- 27:46SPEAKER_00: This is one of those things.
- 27:48SPEAKER_00: I hope that taught you guys something today.
- 27:50SPEAKER_00: Hope you enjoyed.
- 27:52SPEAKER_00: We'll be talking more about Chat GPT.
- 27:54SPEAKER_00: Uh, I'm like I said, I'm still learning.
- 27:56SPEAKER_00: We're still evolving.
- 27:57SPEAKER_00: We do we do talk about it quite a bit in the massive agent society for you members in there.
- 28:01SPEAKER_00: Uh it's cool because everyone's using it in different ways.
- 28:04SPEAKER_00: Then we share, hey, I just used it this way.
- 28:06SPEAKER_00: Hey, did you know that I just used it to do this?
- 28:08SPEAKER_00: And blah, blah, blah.
- 28:09SPEAKER_00: And it's this really cool like Chat GPT mastermind that we've created within the society, which is awesome.
- 28:15SPEAKER_00: I mean, that's so cool.
- 28:17SPEAKER_00: Really exciting technology.
- 28:19SPEAKER_00: This is not just another fad.
- 28:21SPEAKER_00: This is not just another social network.
- 28:23SPEAKER_00: This is not just another thing.
- 28:25SPEAKER_00: This is a completely new thing.
- 28:27SPEAKER_00: Like when Google became a new thing, this is similar to that.
- 28:32SPEAKER_00: This is the next iteration.
- 28:33SPEAKER_00: Don't keep your head in the sand.
- 28:35SPEAKER_00: Remove heads from asses.
- 28:37SPEAKER_00: Remove heads from asses.
- 28:39SPEAKER_00: That is your homework.
- 28:40SPEAKER_00: So if your head's in the ass, get it out.
- 28:43SPEAKER_00: Appreciate you guys for listening.
- 28:44SPEAKER_00: If you found this episode valuable, please share it with your broker or a team leader or a fellow agent or someone in your office or with your brokerage in a Facebook group.
- 28:53SPEAKER_00: Help us to help us to reach new agents.
- 28:55SPEAKER_00: I'll keep coming back every week with a new episode.
- 28:57SPEAKER_00: And if you have not yet, please leave us a positive review for the podcast over on Apple or Spotify.
- 29:05SPEAKER_00: Spotify now has ratings and reviews, so uh we need to boost those up.
- 29:08SPEAKER_00: We need to bump the shit out of those.
- 29:10SPEAKER_00: My goal is to become the number one most reviewed podcast in real estate.
- 29:15SPEAKER_00: I believe we're very close.
- 29:16SPEAKER_00: If we're not number one, we're certainly in the top two.
- 29:19SPEAKER_00: But um, I need to go check those numbers.
- 29:21SPEAKER_00: Help us out.
- 29:22SPEAKER_00: If you're an Apple user listening on Apple, all you need to do to leave us a review is massiveagentpodcast.com/slash review.
- 29:29SPEAKER_00: It will forward you right over to the Apple Podcast platform where you can leave a quick review and write me something.

- 29:42SPEAKER_00: That keeps me going.
- 29:44SPEAKER_00: The reviews that I get keep me going.
- 29:46SPEAKER_00: It is fuel.
- 29:47SPEAKER_00: You have no idea.
- 29:48SPEAKER_00: And I appreciate everyone that takes the time to do that.
- 29:51SPEAKER_00: It helps us grow, helps us to reach new agents and to reach new audience and to be found more often in search within the podcast platforms.
