Latest / Connor with Honor: AI, Real Estate and Real Life / Sellers Only Agent™ Does it cost the agent more to sell a 2 million dollar home than a 1 million dollar home?
Transcript
- 0:00SPEAKER_00: I need to talk about something that most real estate agents hope their clients never figured out.
- 0:05SPEAKER_00: The work to sell a$500,000 house and the work to sell a million dollar house, it's actually the same.
- 0:10SPEAKER_00: Photos are the same.
- 0:12SPEAKER_00: Staging consultation is the same.
- 0:15SPEAKER_00: The listing input is the same.
- 0:17SPEAKER_00: Marketing, it's the same.
- 0:19SPEAKER_00: Open houses, they're the same.
- 0:22SPEAKER_00: Negotiation is actually the same.
- 0:24SPEAKER_00: Sometimes easier on the higher end because buyers of that level tend to be more financially sophisticated and less emotional.
- 0:31SPEAKER_00: But the commission on the million-dollar house is double.
- 0:34SPEAKER_00: Why?
- 0:35SPEAKER_00: Well, because the entire industry runs on a percentage model that was designed in the 1950s when there was no internet, no MLS access for customers or consumers, no AI, and no way a seller to compare their being charged to what the work actually costs.
- 0:49SPEAKER_00: That world is gone.
- 0:50SPEAKER_00: And the pricing model should have gone with it, but it didn't.
- 0:53SPEAKER_00: Because the industry protects the model, brokerages protected, associations protect it, and agents, of course, protect it because it makes everybody money.
- 1:01SPEAKER_00: Except the seller, of course.
- 1:03SPEAKER_00: I've been doing this for 27 years.
- 1:05SPEAKER_00: If you're watching this and it's past that, I've been doing this since 1998.
- 1:08SPEAKER_00: I've sold in every market cycle since then.
- 1:10SPEAKER_00: Up markets, down markets, foreclosure markets, crash markets, recovery markets.
- 1:16SPEAKER_00: And the one thing that hasn't changed in all that time is that sellers overpay for a service that doesn't scale with the price of the home.
- 1:23SPEAKER_00: Hasn't changed.
- 1:24SPEAKER_00: So I built something different.
- 1:26SPEAKER_00: $17,000.
- 1:28SPEAKER_00: All in.
- 1:29SPEAKER_00: No percentage.
- 1:30SPEAKER_00: No surprise junk fees at closing.
- 1:32SPEAKER_00: No transaction coordinator fees, i.e.
- 1:35SPEAKER_00: those, no compliance fees, no broker administration fees, i.e.
- 1:38SPEAKER_00: those as well.
- 1:39SPEAKER_00: It's$17,000.
- 1:40SPEAKER_00: That's the line item on the net sheet.
- 1:42SPEAKER_00: And the service, well, you'll have to decide, but I think it's better.
- 1:45SPEAKER_00: It's not the same.
- 1:46SPEAKER_00: I believe it's better.
- 1:47SPEAKER_00: Because I use AI the way it should be used in real estate, not to write listing descriptions, but to run pricing models in real time, to build property-specific websites that work at two in the morning when every other listing is dark.
- 2:00SPEAKER_00: And by work, there's an AI overlay to answer buyer questions through voice AI that never sleeps, never misses a call or a website inquiry, and doesn't forget to follow up.
- 2:09SPEAKER_00: Always captures the buyer's potential buyer's information.
- 2:12SPEAKER_00: Two model buyer agent fee scenarios before we sit down at the negotiation table, so we already know what the other site is going to ask for.
- 2:19SPEAKER_00: That's 27 years of experience combined with technology that didn't exist two years ago.
- 2:23SPEAKER_00: So if you're thinking about selling in Santa Crete and Valencia Sagas, Canyon Country, Stevenson, Ranch, Castac, New Hall, let's talk.

- 2:38SPEAKER_00: We'll see you in the next one.
- 2:39SPEAKER_00: Thanks for watching.
