- 3:00SPEAKER_00: I'm wired and tired at the same time.
- 3:03SPEAKER_00: So I don't know what you're gonna get from me.
- 3:05SPEAKER_00: Thank God we we recorded the interview earlier today when I was a little bit more fresh, but uh now I'm more pr unpredictable.
- 3:12SPEAKER_00: So, you know, this is just a good mix.

- 4:02SPEAKER_00: Um very authentic.
- 4:04SPEAKER_00: He is himself, he's not, he he doesn't he he doesn't censor things, like he's just he's real, he says some, you know, he gets into some political shit.
- 4:13SPEAKER_00: But you know, if you guys are listening to this show, I think you're I think you're adult enough to maybe hear a thing or two or ten that maybe you disagree with or don't like, but you're not gonna throw a hissy fit and turn it off and say, I'm never listening to that again just because you might disagree with somebody, because that's what children do.
- 4:29SPEAKER_00: So I assume if you're listening to this show, you're above that and you're not a child.
- 4:34SPEAKER_00: So there you go.
- 4:36SPEAKER_00: Um there's your there's your trigger warning for anyone who even gets triggered by, you know, I don't know.
- 4:43SPEAKER_00: It it's a it's a weird world right now, 2021.
- 4:46SPEAKER_00: Very weird, weird world, weird society, that I even have to say some weird dumb shit like that.
- 4:51SPEAKER_00: But uh there we go.
- 4:53SPEAKER_00: So Dylan Tent, the hell you realtor.
- 4:55SPEAKER_00: Very good, very good conversation.
- 4:57SPEAKER_00: You guys are gonna learn a lot.
- 4:58SPEAKER_00: Make sure you take some notes and and get here's what I want you guys to get.
- 5:04SPEAKER_00: Dylan understands how to get attention and how to use that attention to grow a brand.
- 5:10SPEAKER_00: I want you to pay attention to that because you can even if you're not doing exactly what he's doing and you don't own a helicopter, then that's fine.
- 5:18SPEAKER_00: You can still use the same concepts in your own way and have very similar results.
- 5:24SPEAKER_00: Let's get into it right now with Dylan Tent, the Heli Realter.
- 5:27SPEAKER_00: What's up, guys?
- 5:28SPEAKER_00: I'm here with Dylan Tent, the Heli Realtor from Signature Sothebees up in Birmingham, Michigan, one of the more entertaining realtors on Instagram.
- 5:36SPEAKER_00: Uh, I really like watching his stuff.
- 5:38SPEAKER_00: So, Dylan, welcome to the Massive Agent Podcast, man.
- 5:40SPEAKER_00: How's it going?
- 5:40SPEAKER_02: It's doing great.
- 5:41SPEAKER_02: How about yourself?
- 5:42SPEAKER_00: Very good, very good.
- 5:43SPEAKER_00: Uh, this is actually the first time we've spoken, but you know, I've been I've been watching your stuff here and there on Instagram, and you have a really cool angle.
- 5:50SPEAKER_00: You're a helicopter pilot.
- 5:52SPEAKER_00: You so you you have a helicopter and you sell homes, and you seem to have merged the two, right?
- 5:58SPEAKER_02: Yes, that's correct.
- 5:59SPEAKER_02: That's actually how I got into selling real estate.
- 6:01SPEAKER_02: I used to take pictures of people's houses from the air and sell them door to door.
- 6:05SPEAKER_02: And one of my customers said, Hey, if you get your real estate license, you can sell my house.
- 6:08SPEAKER_02: And it was a million-dollar house.
- 6:10SPEAKER_02: So I wanted to work at the best luxury real estate company in the world.
- 6:13SPEAKER_02: So I joined Subabee's.
- 6:15SPEAKER_02: Um, my first listing was a million two, my second listing was a million three, my third listing was 2.7, all within about two and a half months.
- 6:26SPEAKER_02: Um I'd never had a job before this.
- 6:29SPEAKER_02: And you know, I wanted to use helicopters and really entertaining videos to sell big houses.
- 6:34SPEAKER_02: And, you know, a million-dollar house is a lot in Michigan.
- 6:37SPEAKER_02: Sure.
- 6:38SPEAKER_02: You know, the market probably, you know, the high most expensive sale ever would be like, you know, 10 or 15 million for something crazy.
- 6:45SPEAKER_02: But, you know, one to three or one to four is like, you know, a very nice home here.
- 6:49SPEAKER_00: That's cool, man.
- 6:50SPEAKER_00: So how long have you been an agent?
- 6:52SPEAKER_02: This is my seventh year.
- 6:54SPEAKER_00: Seventh year.
- 6:54SPEAKER_00: Awesome.
- 6:55SPEAKER_00: And and so you joined Sauthebe's and it was it natural from the beginning?
- 7:01SPEAKER_00: Like let's go back to when you started.
- 7:03SPEAKER_00: You obviously got some quick wins with some big time listings.
- 7:06SPEAKER_00: Um, did it just continue from there?
- 7:09SPEAKER_00: Or, you know, what what were some of those what were some of the growing pains that you that you had to learn and endure, you know, your first few years?
- 7:16SPEAKER_02: Well, I started working on big projects right away, and I'd never owned a house and I never had a job.
- 7:21SPEAKER_02: And you have to go to a listing appointment and convince somebody that's owned a lot of homes and is very successful that you're the person that they should hire, not like the top agent in an area.
- 7:31SPEAKER_02: So I had to out-advertise everybody essentially.
- 7:34SPEAKER_02: I, you know, usually I'm wearing a suit.
- 7:36SPEAKER_02: It's hot here today.
- 7:37SPEAKER_02: I just threw a sport coat on.
- 7:39SPEAKER_02: But uh I'd wear a suit every day.
- 7:41SPEAKER_02: I would show up with a clean car.
- 7:43SPEAKER_02: Um, I got really involved with like, you know, online marketing and you know, social media marketing, probably before a lot of the other agents did.
- 7:51SPEAKER_02: And then our videos would be entertaining, so they would go kind of viral, and we would get a couple hundred thousand views, you know, a million views.
- 7:59SPEAKER_02: And then we started getting you know noticed, and you know, people started to see my name regularly on more expensive listings.
- 8:07SPEAKER_02: Um, so it just kind of you know grew organically from there.
- 8:10SPEAKER_00: You're somebody that obviously gets social media, you know, you you naturally just understand how it works if you're able to get that kind of visibility on your on your stuff.
- 8:21SPEAKER_00: So, what are you doing?
- 8:22SPEAKER_00: Like, can you for anyone who's never seen your Instagram or never seen any of your videos, what what are some of those things that you're doing?
- 8:29SPEAKER_02: So we would turn each house into like the how we would identify what the strengths are of the of the house.
- 8:34SPEAKER_02: So if it's lakefront, um, you know, you have some we own a self-a lakefront lifestyle.
- 8:38SPEAKER_02: And so what I would do in that situation is like I'm I'm wearing a three-piece suit and uh wakeboard boat, you know, is pulling away from the dock, and I grab the rope and we do a dock start, which is you know, you're not in the water, you're on the dock, they they gun it, you jump off, and now I'm in a three-piece suit wakeboarding, doing a backflip over the waves.
- 8:59SPEAKER_02: And that would get you know 200,000 views.
- 9:03SPEAKER_02: I jumped a guy's house on my motorcycle because I grew up racing motorcycles, and it's like it's a long jump, it wasn't very complicated, but it looks kind of fun.
- 9:12SPEAKER_02: We jump, you know, a couple, you know, 70, 80 feet, and and he's like, hey, you're not gonna sue me if you crash.
- 9:19SPEAKER_02: I'm like, no, you know, but we would jump motorcycles on houses.
- 9:22SPEAKER_02: I jumped one off of somebody's pool, you know, riding unicycles, and you know, we would do funny stunts that, but they would have something to do with the house, you know, uh, whatever that was.
- 9:32SPEAKER_02: So we we had a house on a golf course, we made a happy Gilmore video, and I actually have the putter from Happy Gilmore.
- 9:37SPEAKER_02: I have a Bruins jersey, construction boots, sweatpants, and uh, you know, we go out there and Happy Gilmore shot right onto the fairway, and then use a Ritz cracker as a ball marker, like they do in the movie, and then you tap it in.
- 9:50SPEAKER_00: I saw that one.
- 9:51SPEAKER_00: That that got my attention because it was so well done, and I noticed the putter.
- 9:55SPEAKER_00: I'm like, how the hell did you get that?
- 9:57SPEAKER_02: Birthday present from my mom.
- 9:59SPEAKER_02: I can it's it is easily the I think the most quotable movie, the most quoted movie on the planet, because people play a lot of golf every day, and I've never played golf one time and not had somebody make a happy gilmore quote.
- 10:13SPEAKER_00: Right, exactly.
- 10:14SPEAKER_00: Yeah, it was a it was a well done video, it was a short one too, right?
- 10:17SPEAKER_00: Like it wasn't this big long thing.
- 10:19SPEAKER_02: Yeah, and you know what, it just it got a lot of activity for the house, and um, you know, the people love it.
- 10:24SPEAKER_02: And then I get a lot of like because everybody knows like 10 realtors, and you have to be top of mind.
- 10:30SPEAKER_02: So even people, even other agents in my industry that I know that are friends, they'll be like, Yeah, I was talking to this person, I told them what I did, and then they, you know, your name gets brought up all the time, and it's because the people in the Metro Detroit Detroit area, I've seen the guy that lands the helicopters at houses and makes the dumb videos, and I always make fun of myself too.
- 10:48SPEAKER_02: I don't want to sit there and be like, you know, I'm not I actually made a video where we're making fun of the people that are all hopping out of their clients' Lamborghinis, flexing them like they're theirs.
- 10:57SPEAKER_02: Right.
- 10:58SPEAKER_02: And so I like make a joke of myself hopping out of a Lamborghini, and then it's like, no, no, no, just kidding.
- 11:03SPEAKER_02: This is how I really do it.
- 11:04SPEAKER_02: And then I I ride my unicycle up to the house.
- 11:07SPEAKER_02: So stuff like that.
- 11:09SPEAKER_00: It's fun.
- 11:11SPEAKER_00: Wait, your your stuff does not come across as pretentious douchebag, but rather like you're making fun of the pretentious douchebags.
- 11:18SPEAKER_02: But um, and even if it did, though, I try not to, but even if people are like, oh my god, this kid's landing a helicopter at a house, like what a douche.
- 11:25SPEAKER_02: It's like, you know what?
- 11:26SPEAKER_02: As long as they remember it, I don't care.
- 11:28SPEAKER_00: I can't think of anything more memorable or attention getting than landing a helicopter in somebody's house.
- 11:34SPEAKER_00: That's uh that's cool.
- 11:36SPEAKER_00: So um you just seem like somebody who who naturally understands how to get attention and how to do it in the right way so that it's not like so obnoxious.
- 11:45SPEAKER_00: I mean, because anyone can get attention, you know, they can go light themselves on fire in the street.
- 11:49SPEAKER_00: That doesn't mean that that's effective marketing for their business, but you figured figured out how.
- 11:55SPEAKER_00: Um, along the way, like since these last seven years you've been selling homes, have there been any videos or any campaigns that you've done that just did not work well?
- 12:05SPEAKER_00: And you're like, oh, I I learned the hard way not to do that again.
- 12:08SPEAKER_00: Have you had any of those lessons?
- 12:10SPEAKER_02: Well, first off, talking about lighting yourself on fire in the street, I wish Governor Whitmer would do that to herself in Michigan.
- 12:16SPEAKER_02: Um, you know, here's one that was effective, but I got yelled at for it quietly.
- 12:23SPEAKER_02: So there's this Canadian guy uh that I know, and they don't have guns up there, right?
- 12:28SPEAKER_02: And so I'm selling this house out in the country and they have their own shooting range.
- 12:31SPEAKER_02: And I go to the listening appointment, I'm like, oh, I make these awesome videos.
- 12:33SPEAKER_02: We always try to sell the lifestyle, you know.
- 12:35SPEAKER_02: And the guy's like, Well, I've got a shooting range.
- 12:37SPEAKER_02: So he opens a safe, and I grew up, I grew up with every type of weapon that you can imagine.
- 12:42SPEAKER_02: So opens a safe, hands me an Air 15, hands me a bunch of 223, uh, a bag of tannerite, which is an exploding incendiary target, and says, Go have fun.
- 12:53SPEAKER_02: And he gives me a box of stuffed animals.
- 12:55SPEAKER_02: So we made this like real estate video where it ends with me shooting an exploding, you know, stuffed animal while I'm wearing a cowboy hat on their shooting range.
- 13:05SPEAKER_02: And so, you know, and this is like right after there's like some shooting or something.
- 13:09SPEAKER_02: So people like everyone always wants to blame the gun, which is dumb.
- 13:13SPEAKER_02: But, you know, my boss is like, hey, you know, one of our agents kind of had a problem with the fact that you did this, you know, you're shooting an AR-15 at a stuffed animal of a dog.
- 13:21SPEAKER_02: And I was like, man, we're out in the country.
- 13:23SPEAKER_02: I'm gonna sell this house.
- 13:24SPEAKER_02: And if it goes viral and somebody has a problem, you can fire me, but we're gonna sell this thing.
- 13:28SPEAKER_02: And um, house was on the market with another agent for two years.
- 13:31SPEAKER_02: We sold it in 30 days without changing the price.
- 13:33SPEAKER_02: And it was to somebody from Facebook that saw the video.
- 13:39SPEAKER_00: That that's it.
- 13:40SPEAKER_00: Like you you just understand how important that is, uh, and that's cool.
- 13:46SPEAKER_00: Um, so all right.
- 13:49SPEAKER_00: Um I want to talk about you, you and your helicopter.
- 13:52SPEAKER_00: How long have you been flying a helicopter?
- 13:54SPEAKER_00: Nine years.
- 13:55SPEAKER_00: Nine years.
- 13:56SPEAKER_00: Okay, and and you so you started that prior to getting into real estate.
- 13:59SPEAKER_00: Um, what is that like?
- 14:01SPEAKER_00: Like, I I've never actually been on a helicopter, but it um like how long does it take to get your license?
- 14:08SPEAKER_00: You like run us through that whole thing because it that's super interesting to me.
- 14:11SPEAKER_02: All right, so I watched a snowboarding movie from Red Bull called The Art of Flight.
- 14:15SPEAKER_02: Yes, and in the first two minutes, they drop off, you know, they drop off snowboarders at the top of a mountain in a helicopter, and then they just basically put it almost upside down and take off straight down the mountain, almost inverted, and it's got the big Red Bull logo on there.
- 14:31SPEAKER_02: And I watched that, and before that scene ended, I Googled helicopter pilot pilot jobs, and I mentally quit college.
- 14:37SPEAKER_02: And I stopped going after like two weeks from that.
- 14:40SPEAKER_02: Um, so I switched to helicopters, got all my ratings.
- 14:43SPEAKER_02: So to become a private pilot, I am a flight instructor, but to be a private pilot, it's minimum 40 hours.
- 14:49SPEAKER_02: You have to pass a set uh 100 question test with a 70 or better.
- 14:53SPEAKER_02: You have to do a check ride and then um oral examination with an FAA examiner.
- 14:59SPEAKER_02: That's private license.
- 15:00SPEAKER_02: Commercials 200 hours, and all of your tolerances get cut in half, plus, you have to talk about um different requirements a commercial pilot faces.
- 15:10SPEAKER_02: Instrument is another 40 hours to fly in weather like Kobe shouldn't have been flying in.
- 15:16SPEAKER_02: And you don't want to fly helicopters in instrument conditions, but I know how to do it, but it sucks.
- 15:21SPEAKER_02: And then flight instructor, you can get after that.
- 15:23SPEAKER_02: So I have all of those.
- 15:25SPEAKER_02: I'm in California, and I was offered a job that paid$400 a week to teach people from China that very barely spoke English how to fly.
- 15:33SPEAKER_02: And I'm like, this is not worth me dying for.
- 15:35SPEAKER_02: So I'm flying over the houses in Malibu, and I go, I bet I could sell a picture of that house for$500, and I could do that all day.
- 15:43SPEAKER_02: So I came home, rented a helicopter and a photographer, and flew over every nice house that I could find, took pictures, mailed them samples, went door to door, and um, you know, just thought I could sell them people pictures of their houses and businesses.
- 15:57SPEAKER_02: It pretty much failed miserably, but I just listed a six million dollar house or no three seven three million seven fifty in a city where I knocked on somebody's door eight years ago and tried to sell them a picture and they remembered it.
- 16:13SPEAKER_00: Oh wow.
- 16:14SPEAKER_02: Yeah.
- 16:15SPEAKER_00: Wow.
- 16:16SPEAKER_00: That's cool.
- 16:17SPEAKER_00: So how does the helicopter then uh like is how do you fit that into your marketing plan?
- 16:23SPEAKER_00: I mean, I I see it in your content on social, but when you go meet with a seller, you know, how do you pitch, you know, you having you having your own helicopter and all that?
- 16:33SPEAKER_02: So I work a very big geographical area and there's a lot of big farms.
- 16:38SPEAKER_02: So physically last year there was a there were days where I would have had to drive hundreds of miles between four showings, and I would fly there and I'd go eight minutes here, 12 minutes here, six minutes here, 25 minutes past, and then come back.
- 16:56SPEAKER_02: And I'd play 18 holes of golf in a day like that.
- 16:58SPEAKER_02: And usually I'd be driving sunup to sundown.
- 17:01SPEAKER_02: I drove personally 55,000 miles last year.
- 17:05SPEAKER_02: I never shut down during the you know, bullshit government flattened the curve crap.
- 17:09SPEAKER_02: So I worked every day.
- 17:11SPEAKER_02: Um actually the first day it started, I flew to a listing appointment on a lake because everybody said if I was driving on the road, I'd get pulled over.
- 17:18SPEAKER_02: I was like, well, I'll just fly there.
- 17:20SPEAKER_02: I don't care.
- 17:21SPEAKER_02: It was a lake house with a tiny backyard, and landing there was really scary every time because you know the lot was about as wide as my rotors are.
- 17:30SPEAKER_02: But so I use it for transportation.
- 17:33SPEAKER_02: After a sale, I fly people over the city of Detroit or fly them over their house as a closing gift.
- 17:38SPEAKER_02: If anybody ever needs to see something that's like outside of a decent drive, I'm happy to fly them there.
- 17:44SPEAKER_02: But that people rarely take me up on that.
- 17:46SPEAKER_02: And then we use it in marketing videos.
- 17:49SPEAKER_00: That's awesome.
- 17:50SPEAKER_00: I mean, it's there's so many agents that use drone photography and drone video.
- 17:56SPEAKER_00: Right.
- 17:57SPEAKER_00: And then you you're just like, well, let's just do a helicopter.
- 17:59SPEAKER_00: Uh I love that.
- 18:00SPEAKER_02: Like we still use drones for like all of the content, but uh, you know, for taking it.
- 18:06SPEAKER_02: But it is, it is if if there's an opportunity to land it at a house, it gets it makes my videos go that much more viral every time that we can do it.
- 18:14SPEAKER_02: So we try to make it fun.
- 18:15SPEAKER_02: Um, and you know, it's all a write-off.
- 18:18SPEAKER_02: Like, you know, if you have a high income and and you don't own a bunch of real estate, then all you're gonna do is pay taxes to the government.
- 18:25SPEAKER_02: And I personally want to pay zero and I'm almost there uh with depreciation and write-offs, but um that thing is a gigantic you know tax haven for me as well.
- 18:35SPEAKER_00: I've heard that, you know, people that have their own planes, their own helicopters, like it's you know, the business owns it and it's a it's a legit business expense, and I can't think of a more legit business expense than how you use it.
- 18:47SPEAKER_00: Um, like if you wanted to go fly for an hour, like how much does that cost?
- 18:51SPEAKER_00: Like fuel and and all that.
- 18:53SPEAKER_02: And not only is it a business expense for real estate, but I also I also own a helicopter tour business, and I try to turn everybody that does a flight with me into a buyer or a seller of houses, and I fly them over all the houses that I've sold that are sweet on my tour.
- 19:07SPEAKER_02: So they're stuck interviewing me for an hour and they don't even realize it.
- 19:10SPEAKER_02: They they uh called me to go for a helicopter ride and they got an interview.
- 19:13SPEAKER_02: Um, and then I save their name in a database, I follow up with them and you know, stuff like that.
- 19:18SPEAKER_02: But you know, to run the helicopter that I have brand new, if you were to buy one like that, it'd be about$575, uh,$600,000.
- 19:26SPEAKER_02: I bought mine with half its life left on it for$240.
- 19:30SPEAKER_02: Um and it, you know, they advertised the operating costs around$212 an hour.
- 19:37SPEAKER_02: I think it's probably closer to$265.
- 19:40SPEAKER_02: Um, but like last summer, I had a$300,$300 or$400 part break and it was a$43,000 repair.
- 19:50SPEAKER_01: Damn.
- 19:51SPEAKER_02: So and people are always like, oh, Dylan's successful because he has a helicopter.
- 19:54SPEAKER_02: It's like the amount of times that it's ever gotten me a deal, it's a lot less than you'd think.
- 20:00SPEAKER_02: It has gotten me attention online, but if I didn't have it, I would get intention online jumping, you know, backflipping in a suit on a wakeboard and jumping a motorcycle off somebody's house.
- 20:10SPEAKER_02: So, like, if I were to point to anything that's made me more successful, it's making creative videos of any kind rather than saying, you know, because people aren't just like, oh my God, I need to go in your helicopter, let's sign up.
- 20:23SPEAKER_02: Like, that's never happened.
- 20:24SPEAKER_00: Really?
- 20:25SPEAKER_00: Okay.
- 20:26SPEAKER_00: Yeah, never it's just a bonus for them.
- 20:28SPEAKER_02: It's a bonus.
- 20:29SPEAKER_02: And most people don't take me up on going blind in it either.
- 20:33SPEAKER_00: Interesting.
- 20:34SPEAKER_00: Interesting.
- 20:35SPEAKER_00: Um, so okay, so if you take some clients out for an hour or so, it's you know, 300 bucks, let's call it, in in operating expenses for fuel and everything.
- 20:44SPEAKER_00: I mean, I've spent more than that on closing gifts for clients, like getting them a limo for a few hours to take their family and cruise the town, or you know, just some thing, right?
- 20:55SPEAKER_00: Like some plastic thing.
- 20:56SPEAKER_00: Um, but you're you're offering an experience which is super cool and it it separates you.
- 21:01SPEAKER_00: Yeah.
- 21:02SPEAKER_00: So um, I imagine a lot of other agents know who you are as well because of because of what you put out online, right?
- 21:08SPEAKER_02: 100%.
- 21:08SPEAKER_02: And it's honestly because I'm, you know, whether like it or not, people know that I sell a lot of homes because of the so we we get deals accepted all the time just because it's me.
- 21:18SPEAKER_02: So when you're working with, I mean, in it right now, the house is there's like 20 buyers for every house.
- 21:24SPEAKER_02: So at least like my name is recognizable enough to leverage that into like, hey, you know, I sold 40 houses last year, I don't have an assistant, I will get this done.
- 21:33SPEAKER_02: Like, let's let's work together, not with any of these other idiots.
- 21:37SPEAKER_02: You know, whatever it is, depending on you know how you have to approach the situation.
- 21:40SPEAKER_00: But so that's a real thing.
- 21:43SPEAKER_00: And and I want to talk about this for a second.
- 21:45SPEAKER_00: It's it's so important.
- 21:47SPEAKER_00: I don't know what it is, but agents these days, especially in like local Facebook groups, they just want to like dunk on each other and and beat each other up and like, well, you're an idiot, and I'm so smart.
- 21:58SPEAKER_00: When what you really should be doing.
- 22:00SPEAKER_00: Is building as many great relationships with other local agents as you possibly can because who the hell's on the other side of the deal?
- 22:07SPEAKER_00: It's those agents.
- 22:09SPEAKER_00: And so if you were a douchebag in a Facebook group to them three weeks prior, and now you're trying to get your offer accepted, and they're like, what an asshole.
- 22:17SPEAKER_00: Like, you know, they're probably that's not going to help you if there's 30 other offers.
- 22:22SPEAKER_00: So that's a big deal.
- 22:24SPEAKER_00: I was talking with one of my agents on my team from Oregon, and he just bought a house for his family, and his relationship with the other agent actually helped him get the offer accepted, and they were 15 grand less than the highest offer.
- 22:38SPEAKER_02: Yeah.
- 22:39SPEAKER_00: Relationship.
- 22:40SPEAKER_00: So that's a big deal.
- 22:41SPEAKER_00: And I'm glad you mentioned that.
- 22:42SPEAKER_02: Well, and I'm glad that you kind of hit on that as well because I manage uh one of our Sotheby's offices.
- 22:48SPEAKER_02: And so I basically do sales consulting, and I'm always like cheerleading every agent in every company on Instagram.
- 22:55SPEAKER_02: They have a big sale, nice work, that's great.
- 22:57SPEAKER_02: I take them flying in the helicopter if they're, you know, I try to recruit them to our company sometimes, but I'm not annoying about it, like a like a super exp downline guy.
- 23:07SPEAKER_02: I'm like, uh, hey, you know, you're doing great.
- 23:09SPEAKER_02: And if somebody like I think has a really good trajectory to sell luxury homes, those are the people that I try to, you know, bring over because I do believe Suthe Beast has the best to offer for luxury real estate in the world.
- 23:21SPEAKER_02: And we have great opportunities to sell things in higher price points that people don't often get those opportunities at other companies.
- 23:29SPEAKER_02: But I've I build really strong relationships with people from all over, and I think other people are always trying to dunk on and and and be mean.
- 23:36SPEAKER_02: There's probably like two people in Michigan that I think are dumpsters that I've maybe made fun of online.
- 23:40SPEAKER_02: But other than that, I'm like, I promise I'm nice.
- 23:43SPEAKER_00: Yeah.
- 23:44SPEAKER_00: You know, and sometimes we can't help it, right?
- 23:46SPEAKER_00: If you know sometimes they they've earned it.
- 23:49SPEAKER_02: Yeah.
- 23:49SPEAKER_00: Yeah.
- 23:50SPEAKER_00: Absolutely.
- 23:51SPEAKER_00: Yeah, it's such a big deal to um I just don't get it.
- 23:56SPEAKER_00: The agents, well, I do get it because I used to think this way.
- 23:59SPEAKER_00: Agents see other agents as competitors, and you know, that so they think of it like this adversarial thing.
- 24:06SPEAKER_00: Well, that's not how a transaction works.
- 24:08SPEAKER_00: If you've ever actually sold a home, that's not how it works.
- 24:11SPEAKER_00: It becomes a team effort.
- 24:12SPEAKER_00: And, you know, sure, maybe like you're trying to get something for your side and they're trying to get something, and and you, you know, you go back and forth a little bit, but that's all to accomplish the same damn goal is getting the home sold.
- 24:24SPEAKER_00: And it's hard to do that if you are thumping your chest and you know, you're in this dick measuring contest with the other agent.
- 24:30SPEAKER_00: It's just so counterproductive and stupid.
- 24:33SPEAKER_02: Yeah, I agree.
- 24:34SPEAKER_02: And the fact that there's so many really, I mean, it's a 40-hour class and a 70% on a C minus on a test to get this job.
- 24:42SPEAKER_02: Most people sell six houses a year, like at an average.
- 24:46SPEAKER_02: And you the things that I see come through after you know, doing this for six or seven years now, with some people, you're like, how every every I have this software called brokermetrics, and every time I have like a real trouble person, I pull up their sales and I'm like, oh, that's why.
- 25:01SPEAKER_02: They do no business, and this is why.
- 25:04SPEAKER_00: Yeah, that does not surprise me at all.
- 25:07SPEAKER_00: Um, so Dylan, in these seven years you've you've been selling homes, what have you found to be the most challenging?
- 25:13SPEAKER_00: Like what what's been the hardest thing about building a real estate business for you?
- 25:19SPEAKER_02: I don't have an assistant, and I also run six six businesses total.
- 25:25SPEAKER_02: So time management and not like neglecting time for myself, I think, is uh something I I would really like to work on.
- 25:34SPEAKER_02: But um, you know, all of my businesses are like summer businesses between the helicopter, I have two lakefront Airbnbs with pontoon boats that we rent to the guests.
- 25:44SPEAKER_02: Um, I have a title company, I have you know, all these other things and they're going on and they all hit at once.
- 25:51SPEAKER_02: So every day, and I also do consulting for a pharmaceutical company.
- 25:56SPEAKER_02: Um and it they all happen all at once, and I never, you know, try and I don't get a lot of time for myself.
- 26:02SPEAKER_02: So it that would be time management.
- 26:05SPEAKER_02: Um, you know, I don't use a calendar, everything's in my head.
- 26:08SPEAKER_02: Sometimes I forget things.
- 26:09SPEAKER_00: My oh good lord.
- 26:10SPEAKER_02: My yeah, that's why I missed your your call yesterday.
- 26:14SPEAKER_00: That explains it.
- 26:15SPEAKER_00: That explains it.
- 26:16SPEAKER_02: Yeah, just completely slipped that slip yesterday.
- 26:19SPEAKER_02: Yesterday was crazy though.
- 26:20SPEAKER_02: I mean, I uh if it was in a calendar, I would have I would have missed it.
- 26:24SPEAKER_00: I get it.
- 26:25SPEAKER_00: I mean, I I'm juggling a few different ventures.
- 26:28SPEAKER_00: I mean, most of them are they kind of work together, but nonetheless, like if you're being pulled in different directions, that's hard.
- 26:35SPEAKER_00: Um, yeah, I I don't know how you function without a calendar.
- 26:38unknown: I don't know.
- 26:39SPEAKER_00: That's crazy.
- 26:40SPEAKER_00: Yeah, but you just found organized chaos, right?
- 26:43SPEAKER_02: Yeah, my desk, you know, is this it's a pain.
- 26:46SPEAKER_02: But yeah, that that's a probably you know, but other than that, as far as you know, challenges, um, you know, you have to be able to sell your product really well and yourself really well.
- 26:56SPEAKER_02: And if you don't have a good product, then you're not gonna be able to sell it very well.
- 27:00SPEAKER_02: And that's why, you know, I believe in our brand from a standpoint of you know working in luxury, so that was good.
- 27:07SPEAKER_02: And then, you know, you had to learn how to out-advertise other people because when you're coming in with no experience, you know, use every resource that you can possibly have to win.
- 27:17SPEAKER_02: And if you if you don't have a lot of resources, things that you can do is show up on time, have a clean car, have a great presentation, you know, remember people's names, remember their birthdays, remember their kids' birthdays, remember their kids' hobbies, their hobbies.
- 27:30SPEAKER_02: You know, some of the things that I've gotten for closing gifts for people are so disgustingly specific to their life that it's sitting on their wall or their desk forever.
- 27:39SPEAKER_02: And it's a story every time, um, every time somebody walks in their house, I get brought up as a story.
- 27:44SPEAKER_02: I've had eight couples or nine couples or something like that get engaged in the backseat of my helicopter after closing on their homes.
- 27:52SPEAKER_02: Um, we like roll out the red carpet with them.
- 27:54SPEAKER_02: My girlfriend's awesome.
- 27:55SPEAKER_02: She does like, she's really creative.
- 27:57SPEAKER_02: She also, she's also an agent and you know, is is getting into medical school right now, but she's really creative with helping with that type of stuff as well.
- 28:04SPEAKER_00: That's happened eight times.
- 28:06SPEAKER_02: At least.
- 28:07SPEAKER_02: And then other times for people that are strangers that call my my tour business.
- 28:12SPEAKER_00: And want to get want to get engaged in the air.
- 28:14SPEAKER_00: That's cool.
- 28:15SPEAKER_00: Makes sense.
- 28:16SPEAKER_00: Yeah.
- 28:16SPEAKER_00: I I proposed to my wife in the Zion Narrows in Zion National Park, like two miles back in this canyon.
- 28:22SPEAKER_00: Helicopter would have been cool, though.
- 28:24unknown: Yeah.
- 28:25SPEAKER_00: It would have been faster to get there, too.
- 28:27SPEAKER_00: Um, yeah, it's crazy.
- 28:29SPEAKER_00: I've never been on a freaking helicopter.
- 28:30SPEAKER_00: It's it's driving me nuts.
- 28:32SPEAKER_02: You ever come to Michigan?
- 28:34SPEAKER_00: I will come to Michigan.
- 28:35SPEAKER_02: Well, if you do, you know, I'm here.
- 28:39SPEAKER_00: Let's do it.
- 28:40SPEAKER_02: It's uh 100% rides on me, and it's actually Michigan's beautiful, so it's fun.
- 28:44SPEAKER_00: Yeah.
- 28:45SPEAKER_02: Uh and if you want to fly it too, I can I have to sign a couple papers, but you know, yes, uh a flight lesson too.
- 28:51SPEAKER_00: That's awesome.
- 28:51SPEAKER_00: Yeah, dude, I will take you up on that at some point.
- 28:54SPEAKER_00: That's cool.
- 28:55SPEAKER_00: Um what when it comes to other agents that you see, because you know, you you say you run an office, so you you oversee a lot of other agents.
- 29:08SPEAKER_00: What are some of the biggest mistakes you see agents making on social media?
- 29:12SPEAKER_02: Being a secret agent.
- 29:15SPEAKER_02: If it's in that not using the platform for what it's designed for.
- 29:19SPEAKER_02: So, like if you think Instagram, you need to think this is a photo sharing app and a video sharing app, and the visuals are important.
- 29:26SPEAKER_02: So when you see somebody post a listing and then they have to put a gigantic humongous logo on something, and then their phone number and their address and their office number and their broker number and all this crap, and it takes away from the photo, people just go add, they swipe by it, it kills your engagement, and next time no, but nobody's gonna see your post.
- 29:45SPEAKER_02: But everybody has to say, Oh my god, I'm I'm a CRS, MLB, NYJ, you know, they have all their little designations on there, and you're like, dude, just take a great picture of the house and post it.
- 29:55SPEAKER_02: Number one.
- 29:56SPEAKER_02: Um, you know, that's Instagram.
- 29:59SPEAKER_02: You know, people that do videos, if you're gonna make a video and you're gonna talk, if the audio is shitty, I will not listen for more than a half a second if it's if the audio sucks on anything.
- 30:12SPEAKER_02: It's just like, okay, well, the key you can't get the audio right, you're probably not getting anything else right.
- 30:17SPEAKER_02: And I like how you have a very nice microphone there.
- 30:19SPEAKER_02: You know, the audio is gonna be bad on my end because it's just coming through my computer.
- 30:23SPEAKER_02: But you know, when we're when we're making real advertisements, that's important to me.
- 30:27SPEAKER_00: Yeah.
- 30:28SPEAKER_00: See, I I want to pause there for a sec.
- 30:30SPEAKER_00: Like having decent audio is so simple.
- 30:34SPEAKER_00: Like it's I it I feel like you almost have to try to have shitty audio.
- 30:38SPEAKER_00: Like you just open your laptop and you're recording through your laptop, right?
- 30:42SPEAKER_00: And it sounds pretty damn good.
- 30:44SPEAKER_00: Like you don't need this big fancy mic and all this um to have decent audio.
- 30:49SPEAKER_00: I don't understand how people publish stuff with shitty audio.
- 30:53SPEAKER_00: Like, I don't even understand how they have shitty audio to begin with.
- 30:55SPEAKER_02: Yeah.
- 30:56SPEAKER_00: Continue.
- 30:57SPEAKER_02: Um, I stopped paying for Facebook ads and Instagram ads after they censored the president.
- 31:03SPEAKER_02: I was like, hey, these guys don't need my money, and that's the value that I stand for.
- 31:07SPEAKER_02: And honestly, I've been just shitting on the left on my Instagram page.
- 31:12SPEAKER_00: If you've seen that, I've noticed, yes.
- 31:15SPEAKER_02: All I I get I get like 90 positive messages a day, and one kid that lives in his mom's basement that like, you know, doesn't like it.
- 31:23SPEAKER_02: And I was like, Well, you're not gonna buy a house for me anyway, so boo-hoo.
- 31:26SPEAKER_02: But usually people say, you know, they're like, oh, stay neutral in in your business dealings.
- 31:31SPEAKER_02: And I was like, you know what?
- 31:32SPEAKER_02: I'll I'll take these guys and have a blast, and you know, if you don't like it, you can go somewhere else.
- 31:37SPEAKER_02: And that's a that's something that that's not necessarily my recommendation, but it has worked wonders for me.
- 31:43SPEAKER_00: Yeah, I don't I don't even have a problem with that.
- 31:46SPEAKER_00: Like I'm not completely neutral all the time.
- 31:49SPEAKER_00: Sometimes there's things that we think you know is is polarizing when it's really not, like nine, like you like you said, 99% of people would probably agree with you.
- 31:59SPEAKER_00: They just don't say anything.
- 32:01SPEAKER_00: But if you if you if you're okay with the consequences, if you're okay with somebody potentially unfollowing you or not hiring you or badmouthing you, and you're okay with that, okay.
- 32:13SPEAKER_00: Like there's there's a lot to be said for attracting your own tribe.
- 32:17SPEAKER_00: And then you work with people you like and you work with people that are fun and that you'll become friends with, which honestly leads to a lot more referrals down the road when you're working with your people, you know, your tribe versus you know, everybody.
- 32:29SPEAKER_00: Because if you work with anyone and everybody, you're gonna have disagreements, you're gonna have uh personality clashes, you're gonna have all sorts of shit that if you're attracting people, just doesn't happen.
- 32:41SPEAKER_02: You have to know your audience when you do stuff like this.
- 32:43SPEAKER_02: But like, for example, at a listing appointment the other day, million and a half dollar house.
- 32:47SPEAKER_02: I walk in there and they're like wearing masks, and they're like, Do you have a mask?
- 32:51SPEAKER_02: I'm like, no, and I'm not gonna pretend I'm sick to sell your house.
- 32:54SPEAKER_02: They're like, I was like, okay, like, will you have been vaccinated?
- 32:58SPEAKER_02: I was like, never in my life, and I never will.
- 33:01SPEAKER_02: And then they go, Okay, can we go in there?
- 33:05SPEAKER_02: And then I like made a comment about how much of a dumpster fire Gretchen Whitmer was.
- 33:10SPEAKER_02: Like, and this is like five minutes into our appointment.
- 33:12SPEAKER_02: I could tell, though, that they were good people, right?
- 33:15SPEAKER_02: End of the appointment, they go, How are you so comfortable saying that to that stuff to us in the first two minutes of meeting us?
- 33:20SPEAKER_02: And I was like, I don't care if you hire me or not.
- 33:22SPEAKER_02: I was like, I know that we're gonna be a good fit.
- 33:24SPEAKER_02: I know that I can do a great job selling this house, I know that I can advertise it better than anybody else.
- 33:28SPEAKER_02: And the other people in our industry who would do a really good job probably aren't driving out here, just to be honest with you.
- 33:35SPEAKER_02: So you're probably stuck with me.
- 33:37SPEAKER_02: Um, and then they really they're like, then they completely opened up, thought it was awesome, and I can tell they're gonna be like one of my biggest referral sources ever.
- 33:46SPEAKER_00: Well, you you know, you showed up with a certain level of posture and and confidence and you know, honesty.
- 33:53SPEAKER_00: You know, a lot of that's just honesty.
- 33:56SPEAKER_00: Um, you know, some people may disagree with how you said that, but like you're you're just being yourself.
- 34:01SPEAKER_00: Um, and they very well could have gone the other way and said, you know, this isn't gonna work.
- 34:05SPEAKER_00: And you you go and find somebody else that is a good fit.
- 34:09SPEAKER_00: Like there, there's so much business out there, there's so much abundance, and I know what it's like to, you know, to like I'll please somebody work with me for the love of God.
- 34:21SPEAKER_00: And so you'll work with anyone, and a lot of times that just leads to to more bad clients and more or not even bad, but just not the right fit, and they drain you.
- 34:31SPEAKER_02: People that you don't want to follow up with after the sale.
- 34:33SPEAKER_00: Yeah, exactly.
- 34:34SPEAKER_00: Exactly.
- 34:35SPEAKER_00: Yeah, great point.
- 34:37SPEAKER_02: It's like every year I rent a movie theater, like the biggest one I can get, I tell everybody to bring themselves and as many people as they can.
- 34:43SPEAKER_02: I make an entire movie trailer for the whole year's sales.
- 34:46SPEAKER_02: Um, you know, it's like catered, we do events after, we have giveaways and prizes.
- 34:51SPEAKER_02: And even though I've only sold, let's say, about 200 homes, last year I had like 450 people show up to my client event.
- 34:59unknown: Nice.
- 34:59SPEAKER_02: Not all of them are my clients.
- 35:01SPEAKER_02: I was like, bring 10 people if you want.
- 35:02SPEAKER_02: I don't care.
- 35:03SPEAKER_02: This is a great movie, just bring them.
- 35:04SPEAKER_02: I ended up sitting on the floor where there wasn't a seat for me.
- 35:07SPEAKER_02: Other people, you know, well, whatever, I don't care.
- 35:10SPEAKER_02: But you know, stuff like that.
- 35:11SPEAKER_02: I think um, you know, there's a couple at our office that have been doing real estate forever, and they do a quarterly past client event and they just cater it, and then they do two open houses a weekend, they sell like 70 million in business a year.
- 35:24SPEAKER_02: And they just remember people's names.
- 35:26SPEAKER_02: They they're not even that great at marketing, you know.
- 35:28SPEAKER_02: Nothing that I would like, I would never go out of my way to say those guys have marketing down.
- 35:34SPEAKER_02: They're just nice people, they do a great job, and they follow up and stay in front of their base all the time.
- 35:40SPEAKER_00: Yeah, they're consistent.
- 35:41SPEAKER_00: There's so much that comes from consistency, even if you're just average, it works.
- 35:49SPEAKER_00: And I love the fact that you rather than only letting your past clients come into your your movie event, you're just like, bring as many people as you can, because that's how you get new people.
- 35:59SPEAKER_00: Yeah, yeah.
- 36:00SPEAKER_00: I look, I've done that before where like you only have so many spots, and you're like, this is just for past clients.
- 36:06SPEAKER_00: But how cool is that if you're like, no, let's get let's get the whole theater, let's maybe get two of them and bring everybody.
- 36:13SPEAKER_00: And that's how you keep the new people coming in.
- 36:15SPEAKER_02: Yeah, yeah.
- 36:16SPEAKER_00: I love that.
- 36:17SPEAKER_00: I love that.
- 36:18SPEAKER_00: Um Dylan, but every every episode we have these rapid fire questions, either or questions.
- 36:24SPEAKER_00: You can answer, uh, you can elaborate if you choose to, but um, we'll just blow through these and then we'll let everyone know where they can find you, where they can follow you and and see what you're up to.
- 36:35SPEAKER_00: Uh let's see, Facebook or Instagram?
- 36:38SPEAKER_02: TikTok.
- 36:39SPEAKER_00: TikTok.
- 36:40SPEAKER_00: Okay, so I meant to ask you, you know, with all of these videos, like where are you seeing the most traction?
- 36:45SPEAKER_00: I'm glad I'm glad you mentioned TikTok because I would have totally glanced over this.
- 36:48SPEAKER_02: I have I get paid by TikTok now.
- 36:52SPEAKER_00: Oh, really?
- 36:52SPEAKER_02: I've never been censored or had some dumb vaccine thing on the post from TikTok.
- 36:59SPEAKER_02: Right.
- 37:00SPEAKER_02: I've learned a ton about investing in real estate, investing in cryptocurrencies, investing in penny stocks.
- 37:05SPEAKER_02: TikTok has made me money.
- 37:07SPEAKER_02: I've learned real life skills.
- 37:09SPEAKER_02: Some of my videos have gotten over a million views that didn't cost anything to create.
- 37:13SPEAKER_02: And the comments and the engagement that I get are so local that it's like I would I should be paying them to let me list videos on their platform.
- 37:23SPEAKER_02: They're so it's so good.
- 37:24SPEAKER_02: So honestly, Instagram is great for getting in front of my people, but TikTok, I I book helicopter flights from there all the time.
- 37:33SPEAKER_02: I got my first listing from there this last year.
- 37:36SPEAKER_02: And um, you know, uh, I mean it's it's great for local awareness if you use hashtags correctly.
- 37:42SPEAKER_02: And if you follow me, Heli Realtor on there, um, you know, a lot of it is helicopter content, but there's a guy, Aaron Guru shows home on TikToks.
- 37:51SPEAKER_02: He he this he was a newer agent in LA and he just went to broker tours and did vertical videos of nice homes, overlaid great audio, ding ding, ding, great audio, and good songs and good cuts to these houses.
- 38:05SPEAKER_02: And now he does like a ton of business, and he's got enough followers on TikTok that he's probably making 10 grand a month off of his videos.
- 38:12SPEAKER_00: What's his name?
- 38:13SPEAKER_02: Aaron Guru Shows Holmes.
- 38:14SPEAKER_00: Aaron Guru Shows Holmes.
- 38:16SPEAKER_00: Nice.
- 38:16SPEAKER_02: There's another guy, um Sotheby's agent.
- 38:21SPEAKER_02: Can't think of it right now.
- 38:23SPEAKER_02: I did a clubhouse interview with him.
- 38:26SPEAKER_02: I'll try to think of it before the end of this, but he's a great Sotheby's um agent in uh like the Washington, DC area and kills it on TikTok.
- 38:35SPEAKER_00: That's so cool.
- 38:37SPEAKER_00: So cool.
- 38:38SPEAKER_00: All right.
- 38:39SPEAKER_00: Um books or podcasts?
- 38:41SPEAKER_02: Books.
- 38:42SPEAKER_02: Uh, you know, I've been on a I've been on a good amount of podcasts that I've enjoyed and it's been fun.
- 38:49SPEAKER_02: Um but I grew up reading, you know, I was homeschooled until eighth grade, and if I could get my schoolwork done before 8 a.m., which I would I wake up super early, I could do whatever I wanted for the rest of the day.
- 39:00SPEAKER_02: So I would go ride motorcycles and skateboard and do all this other fun, great stuff.
- 39:04SPEAKER_02: But we read a lot, and I know this is supposed to be rapid fire, so I'm going with books.
- 39:08SPEAKER_00: Love it.
- 39:09SPEAKER_00: Um books or audiobooks.
- 39:14SPEAKER_02: I think you get more out of a book.
- 39:17SPEAKER_02: But the best the best audio book though, if you've watched Entourage, they wrote a book from Ari Gold's perspective called Rules to Rule by, and it's narrated by Jeremy Jeremy Piven.
- 39:29SPEAKER_00: Really?
- 39:29SPEAKER_02: From Ari Gold's perspective of what it's like to be an agent and the history of Ari Gold.
- 39:34SPEAKER_02: It's hilarious.
- 39:35SPEAKER_02: Go buy it.
- 39:36SPEAKER_02: You will you will not be disappointed.
- 39:38SPEAKER_02: You'll laugh the whole time, and it's got real good business.
- 39:41SPEAKER_00: I love Ari Gold.
- 39:43SPEAKER_00: Yeah, I'm gonna look that shit up.
- 39:44SPEAKER_00: That's fantastic.
- 39:46SPEAKER_00: That man, I missed that show.
- 39:48SPEAKER_02: Yeah.
- 39:49SPEAKER_00: All right.
- 39:50SPEAKER_00: Um, iPhone or Android.
- 39:52SPEAKER_00: Come on.
- 39:53SPEAKER_00: I know.
- 39:54SPEAKER_00: You'd be surprised if you people say Android.
- 39:56SPEAKER_00: I feel bad for them, but you know.
- 39:59SPEAKER_02: That guy's double masked right now.
- 40:02SPEAKER_00: In their car.
- 40:03SPEAKER_02: Yes.
- 40:04SPEAKER_00: Alexa or Google Home.
- 40:07SPEAKER_02: No uh the zero can't can't allow these types of uh censorship criminals into my house.
- 40:13SPEAKER_00: Got it.
- 40:14SPEAKER_00: Burgers or pizza?
- 40:16SPEAKER_02: There's a pizza place in Lavonia, Michigan called Corsi's Pizza.
- 40:20SPEAKER_02: It should be on bar stool.
- 40:22SPEAKER_00: Really?
- 40:23SPEAKER_02: Yeah.
- 40:24SPEAKER_00: New York or LA.
- 40:26SPEAKER_02: Neither.
- 40:28SPEAKER_02: I can get rid of both of those.
- 40:30SPEAKER_02: I go to Freedom.
- 40:32SPEAKER_02: I like Freedom.
- 40:34SPEAKER_00: There you go.
- 40:35SPEAKER_02: Michigan anymore, so Florida.
- 40:37SPEAKER_00: Right.
- 40:37SPEAKER_00: Yeah, Florida's fantastic.
- 40:40SPEAKER_00: Um NFL or NBA?
- 40:42SPEAKER_02: Neither.
- 40:44SPEAKER_00: Baseball or football.
- 40:45SPEAKER_02: I don't support any woke athletes that don't stand for the national anthem.
- 40:49SPEAKER_00: Yeah, it's getting distracting and annoying for sure.
- 40:52SPEAKER_02: I race motorcycles, so motocross, motor GP, Formula One, but I would rather play any sport than watch somebody else do it.
- 40:58SPEAKER_02: And that's why I'm on two hockey teams.
- 41:00SPEAKER_02: I race motorcycles, I mountain bike, I play golf.
- 41:03SPEAKER_02: I don't care who who I mean, watching Tiger win is kind of cool, but other than that, you know, I'm I don't go out of my way to watch TV.
- 41:09SPEAKER_02: I don't even have cable.
- 41:11SPEAKER_00: Fair enough.
- 41:12SPEAKER_00: Mountains or beach?
- 41:14SPEAKER_00: Mountains.
- 41:15SPEAKER_02: Vale Vale?
- 41:17SPEAKER_02: Vale, Aspen Snowmass.
- 41:19SPEAKER_02: I'm a big, big, big snowboarder.
- 41:21SPEAKER_02: I've had season passes forever, so nice.
- 41:24SPEAKER_02: Beach you can do anywhere, but there's something special about going snowboarding.
- 41:28SPEAKER_00: I agree.
- 41:29SPEAKER_00: I agree.
- 41:29SPEAKER_00: Have you ever been to Jackson Hole?
- 41:31SPEAKER_02: I that's on my list.
- 41:33SPEAKER_00: Oh, so I'm in Salt Lake.
- 41:35SPEAKER_00: You know, we have some pretty incredible resorts: Park City, Snowbird, you know, Brighton.
- 41:40SPEAKER_00: But there's something about Jackson Hole.
- 41:41SPEAKER_00: It's just it's so big, it's so steep, it's just a really freaking cool resort.
- 41:46SPEAKER_02: Yeah.
- 41:46SPEAKER_00: Highly recommend it.
- 41:47SPEAKER_02: Go to Scottsdale this weekend to go downhill mountain biking, actually.
- 41:51SPEAKER_00: Nice.
- 41:52SPEAKER_00: I'm going to Scottsdale in the morning, actually, for a fairway mortgage event.
- 41:56SPEAKER_02: I will be there for four days.
- 41:58SPEAKER_02: Hit me up.
- 41:58SPEAKER_00: Nice.
- 41:59SPEAKER_00: Yeah.
- 41:59SPEAKER_00: It'll be nice and warm.
- 42:01SPEAKER_02: Yeah.
- 42:01SPEAKER_00: That's for sure.
- 42:02SPEAKER_00: Uh podcasts or vlogs.
- 42:06SPEAKER_02: Probably podcasts.
- 42:08SPEAKER_02: I would say.
- 42:10SPEAKER_00: YouTube or Facebook Live.
- 42:13SPEAKER_00: Um YouTube.
- 42:17SPEAKER_00: Rich Dad, Poor Dad, or millionaire real estate agent.
- 42:21SPEAKER_02: Rich Dad, Poor Dad for sure.
- 42:23SPEAKER_02: That's like a not even a close one for me.
- 42:26SPEAKER_00: Yeah, same.
- 42:28SPEAKER_00: Uber or Lyft?
- 42:29SPEAKER_02: Uber.
- 42:30SPEAKER_00: Gary V or Grant Cardone.
- 42:33SPEAKER_02: Jordan Belfort.
- 42:34SPEAKER_00: Ah, straight line persuasion.
- 42:36SPEAKER_02: Yeah, I took that course.
- 42:38SPEAKER_02: Um, I actually wrote him twice, tried to get him to invest in the pharmaceutical company I work with.
- 42:44SPEAKER_02: He's not allowed to trade securities anymore.
- 42:47SPEAKER_00: Uh can he do it through a family office or something?
- 42:50SPEAKER_02: Good.
- 42:51SPEAKER_02: Grant on Grant is incredible.
- 42:54SPEAKER_02: 10X is great.
- 42:55SPEAKER_02: Guy bugs me a little bit.
- 42:58SPEAKER_02: You watch the podcast that Grant did with Jordan Belfort.
- 43:02SPEAKER_02: You know, it made me like Grant less, but I do respect I love multifamily real estate, so um the fact of what he's been able to do is incredible.
- 43:11SPEAKER_02: But if I had to go hang out with somebody, you have it's gotta be Jordan Belfort all day.
- 43:16SPEAKER_00: Yeah, he seems cool as shit.
- 43:17SPEAKER_00: He does.
- 43:19SPEAKER_00: Um, what's the most impactful book you've ever read?
- 43:23SPEAKER_02: You know, Dale Carnegie, How to Win Friends and Influence People, would be you know something that I think everybody should read every year.
- 43:32SPEAKER_02: Um, you know, when I was a kid, I read Art of the Deal and I thought that was good.
- 43:38SPEAKER_02: Um, just for you know, business and sales.
- 43:40SPEAKER_02: Um for real estate specifically.
- 43:43SPEAKER_02: Have you ever had Dan Lesniak on this show?
- 43:45SPEAKER_00: Mm-hmm.
- 43:46SPEAKER_00: Yep, Hyper Fast Agent.
- 43:47SPEAKER_02: Yeah, that's a great one.
- 43:48SPEAKER_02: That's all my new agents.
- 43:49SPEAKER_02: I get them to read Hyper Fast Agents and Ninja Selling.
- 43:52SPEAKER_00: Nice.
- 43:52SPEAKER_02: Um, Defeat Mega Agents is another great one because they're all about you know doing a lot with a little bit.
- 44:00SPEAKER_02: Resources hand focusing on relationships.
- 44:03SPEAKER_02: Like, I do not want to have a Facebook ad of you know where you're getting 75 people to respond and you have to sit there and weed through the crap all day.
- 44:12SPEAKER_02: I want to like, I want to chat with people like you and sell somebody like you a house or get a referral from somebody like you rather than trying to weed through the garbage all day and make cold calls and stuff like that.
- 44:23SPEAKER_02: I've I I did cold calls for one day.
- 44:25SPEAKER_02: I sound like a a girl on the phone.
- 44:27SPEAKER_02: I have a pretty high-pitched voice.
- 44:29SPEAKER_02: So nobody's nobody's cold calling from me.
- 44:31SPEAKER_02: Half of the time I order pizza, they're like, ma'am, calm down.
- 44:34SPEAKER_00: Yeah.
- 44:35SPEAKER_00: Chill, Peggy.
- 44:37SPEAKER_02: Yeah.
- 44:37SPEAKER_00: Uh I mean, you've you've mastered attraction marketing.
- 44:41SPEAKER_00: You know, you you you do it your own way.
- 44:43SPEAKER_00: It seems to come natural to you.
- 44:45SPEAKER_00: And that's by far the most uh just the most effective means of advertising.
- 44:51SPEAKER_00: And it's for the most part, it's free.
- 44:53SPEAKER_00: I mean, unless you you know producing a video or something like that, the cost of that, but it's not you know the cost per lead.
- 44:59SPEAKER_00: Yeah, um, attraction marketing is everything.
- 45:01SPEAKER_00: So so very cool.
- 45:03SPEAKER_00: Um, any app recommendations?
- 45:05SPEAKER_00: Are there any apps that you're playing with right now?
- 45:07SPEAKER_00: It could be social media, but you know, anything for productivity or anything?
- 45:13SPEAKER_02: Call all of your past clients four times a year.
- 45:25SPEAKER_02: How's your family doing?
- 45:26SPEAKER_02: How's work?
- 45:27SPEAKER_02: What are you doing for fun?
- 45:28SPEAKER_02: Dreams, once you hit it big, what do you want to do?
- 45:31SPEAKER_02: Work yourself into the conversation in the end, sell them a house, sell them an Airbnb, sell them an investment property, help them in some way, shape, or form, help their business to thrive.
- 45:41SPEAKER_02: An architect that is awesome in Michigan.
- 45:44SPEAKER_02: I convinced to get on Instagram, and he went from zero to 250,000 followers, got verified, and he's doing multi-million dollar architecture jobs all over the US.
- 45:53SPEAKER_02: And I had to beg him to get on there.
- 45:55SPEAKER_02: I'm like, your shit, it's like super modern.
- 45:56SPEAKER_02: I'm like, this stuff is so good.
- 45:58SPEAKER_02: This should be in the Hamptons, this should be in LA, this should be in the Caribbean, and now, you know, he's way surpassed me online.
- 46:08SPEAKER_02: So I think it's it's cool to see that type of stuff.
- 46:10SPEAKER_00: That's cool.
- 46:11SPEAKER_00: And that's what's possible with social.
- 46:13SPEAKER_00: It it still boggles my mind that agents fight using social media as a tool, which which it is, you know, like I I just don't get it.
- 46:24SPEAKER_00: I I know they're they're nervous, they're scared, they they're afraid of how they come across on camera.
- 46:29SPEAKER_00: Um, I hate the way my voice sounds, which is fantastic because I have a podcast.
- 46:33SPEAKER_00: And uh I just don't care anymore.
- 46:35SPEAKER_00: You just have to get to that point where you practice enough and you just don't care.
- 46:39SPEAKER_00: You just put it out there and you'll attract the right people.
- 46:42SPEAKER_00: Yeah, you you've shown that.
- 46:44SPEAKER_00: Um so Dylan, thank you so much for coming on the show.
- 46:46SPEAKER_00: You're doing some really cool stuff.
- 46:48SPEAKER_00: Where can people find you?
- 46:49SPEAKER_00: Where do you want them to follow you and watch what you're up to?
- 46:52SPEAKER_02: Yeah, Instagram is probably the place where you'll see the most of our real estate content at Heli Realtor.
- 46:58SPEAKER_02: And same on TikTok.
- 47:00SPEAKER_02: Um, that's that's really you know, I'm pretty receptive.
- 47:04SPEAKER_02: If anybody ever needs any, you know, consulting on anything, you know, message me and call me.
- 47:10SPEAKER_02: I don't care.
- 47:10SPEAKER_02: I I help people for free all the time because that's how you get all the referrals, you know.
- 47:15SPEAKER_00: That's right.
- 47:16SPEAKER_00: All the referrals.
- 47:17SPEAKER_02: Yes.
- 47:18SPEAKER_00: We'll put your social links in the show notes.
- 47:20SPEAKER_00: So if you're wherever you're listening to the podcast, click into the show notes.

- 47:34SPEAKER_00: Make sure you guys go follow Dylan, the Heli Realtor, over on Instagram, on TikTok.
- 47:39SPEAKER_00: Click into the show notes on the podcast and and follow him on social.
- 47:43SPEAKER_00: If you're watching on YouTube, it's in the description, of course.
- 47:45SPEAKER_00: And make sure you do that.
- 47:47SPEAKER_00: Thank you guys so much for listening this week.
- 47:48SPEAKER_00: Make sure that you go subscribe to the Massive Agent YouTube channel.
- 47:52SPEAKER_00: Subscribe so that whenever we come out with new videos, you're reminded of them.
- 47:56SPEAKER_00: If you're not subscribed, then for three weeks or three months or three years will go by and you'll be like, how come I haven't seen any videos from from Dustin?
- 48:04SPEAKER_00: Well, it's because you haven't subscribed and then you forgot about me.
- 48:08SPEAKER_00: So let's not do that.
- 48:09SPEAKER_00: Just go subscribe.
- 48:10SPEAKER_00: And while you're at it, subscribe to the podcast as well, wherever you're listening.
- 48:14SPEAKER_00: Same concept.

- 48:22SPEAKER_00: So thank you guys for listening.
- 48:24SPEAKER_00: Please, for the love of God, go implement on something that you learned today, something that you were inspired to do today, an idea that you got today that you really want to do.
- 48:32SPEAKER_00: Please do it.
- 48:33SPEAKER_00: Don't just sit there and think, you know, I'm really busy this week.
- 48:37SPEAKER_00: I loved that thing that I just heard, or what a great idea.
- 48:40SPEAKER_00: I need to do that, but I'll do it later.
- 48:43SPEAKER_00: That's if you if you're gonna just do it later, you may as well just not do it.
- 48:48SPEAKER_00: Because that's that's how it works.
- 48:49SPEAKER_00: Life gets in the way, business gets in the way, 183 showings for your pain in the ass client gets in the way, and then you don't do whatever it was.
- 48:58SPEAKER_00: So take some action today, put some things in motion today so that you're actually gonna make progress and not just keep listening week after week and never really do anything.
- 49:08SPEAKER_00: I love getting messages from you guys that are like, I've sold more homes this year than ever, I've because my marketing and my social media, and because I learned this and this and this, and and you're doing the things that you're learning on the show, and it's it's growing your business.
- 49:23SPEAKER_00: You guys are making more money and selling more homes, or even if you're not selling more homes, you're making more money from each sale, you're having more profitable business.
- 49:33SPEAKER_00: There's a lot of different ways to do that, and that's what this is all about.
- 49:37SPEAKER_00: So for you guys that are doing that, love it.
- 49:43SPEAKER_00: Thank you guys so much.
- 49:44SPEAKER_00: Appreciate you listening.
- 49:46SPEAKER_00: And for you guys that haven't taken action yet, please let this week be the week.
- 49:50SPEAKER_00: Take care, guys, go sell some loans.
- 49:53SPEAKER_00: Screwing up my own outro, go sell some homes, go close some loans, have a great freaking weekend.
- 49:59SPEAKER_00: Take care, guys.
