- 0:00SPEAKER_00: I'm going to ask you a very interesting question.
- 0:03SPEAKER_00: All right.
- 0:03SPEAKER_00: And I want you to think about this.
- 0:05SPEAKER_00: Do you feel that the biggest growth opportunity for agents is in the past?
- 0:10SPEAKER_00: Do you feel like any chance that you had to really like 10x your business and really scale quickly, do you feel like that still exists, or is it in the past?
- 0:20SPEAKER_00: Well, today we're going to talk to my good friend Phil Treadwell.
- 0:23SPEAKER_00: He's on the mortgage side of the industry, but he's he's doing something very interesting.
- 0:29SPEAKER_00: And he's going to tell you about that today.
- 0:31SPEAKER_00: He's made a big choice in his career.
- 0:33SPEAKER_00: He's making a big move, a bold move.
- 0:36SPEAKER_00: And it's not necessarily the move he's making that's interesting, it's why he's doing it.
- 0:40SPEAKER_00: So before you answer the question I just asked about the opportunity being dead or not, let's hear what Phil has to say and why he's doing what he's doing.
- 0:50SPEAKER_03: The Massive Agent Podcast.
- 0:53SPEAKER_03: We need generation different strategies to give you more leads and sell more homes.
- 0:58SPEAKER_02: I love to buy houses, I like to sell houses.
- 1:03SPEAKER_02: Wait a minute.
- 1:05SPEAKER_03: Leads a week.
- 1:17SPEAKER_00: What is up, everybody?
- 1:18SPEAKER_00: Welcome to episode 192 of the Massive Agent Podcast.
- 1:22SPEAKER_00: So glad to be back.
- 1:23SPEAKER_00: Last week I spent, well, all week in Dallas, Texas.
- 1:27SPEAKER_00: I was at an EXP event called the Build Conference.
- 1:30SPEAKER_00: Tony Robbins was there, and uh we got to see him for five hours or so.
- 1:34SPEAKER_00: Incredible week.
- 1:35SPEAKER_00: Got to spend time with 30 or so of my uh of my team members, and it was just an absolute blast.
- 1:41SPEAKER_00: If you were watching my Instagram stories, um, you know, there was no shortage of fun being had, uh, but also growth, and it was just incredible.
- 1:49SPEAKER_00: So I'm back, I'm back home, which also feels great, and I'm just excited to bring this story to you today.
- 1:56SPEAKER_00: I have a pretty cool announcement that um I don't do very often, um, but I'm gonna I I have something cool to announce that I'm really proud of and really excited about that I'll do right before we get into the episode or into the interview with Phil.
- 2:10SPEAKER_00: Uh, but first off, first off, I should probably, since I've gotten pretty bad at this lately, I should probably introduce myself for those of you who may be new to the show.
- 2:20SPEAKER_00: My name is Dustin Brohm, your host.
- 2:22SPEAKER_00: I am an agent in Salt Lake City, Utah.
- 2:24SPEAKER_00: I am co-founder of the Industry Syndicate Podcast Network and the creator and founder of Massive Agent Society, our business generation training and coaching program for real estate agents and loan officers, which is being relaunched here in the next week or two.
- 2:40SPEAKER_00: And I'm super excited about that.
- 2:41SPEAKER_00: It's gonna be three to four times more content than existed before.
- 2:45SPEAKER_00: It's gonna be more diverse in its offerings, and uh pretty stoked about that.
- 2:50SPEAKER_00: So stay tuned for more on that.
- 2:52SPEAKER_00: Uh, so today I wanted to bring my good friend Phil, Phil Treadwell, on the show.
- 2:57SPEAKER_00: He's host of the Mortgage Marketing Expert Podcast, and he's somebody that I respect and look up to as much as anybody else in this industry.
- 3:05SPEAKER_00: Now, he's on the mortgage side of the industry, but we're in the same industry.
- 3:08SPEAKER_00: He services the same people that we do as agents.
- 3:12SPEAKER_00: His what he does for those people is just different than us.
- 3:16SPEAKER_00: We help them find the house, he helps them pay for it, right?
- 3:19SPEAKER_00: So, same industry, same approach, really, in marketing, and the same, we have the same clients.
- 3:25SPEAKER_00: Um, he's he's made a choice, he's made a decision, he's making a move that is super interesting.
- 3:32SPEAKER_00: And uh, as you'll hear today, when I even remember where I was when he first told me, because I was like, have you lost your mind?
- 3:39SPEAKER_00: Like, why the hell would you do such a thing?
- 3:41SPEAKER_00: And uh it makes all the sense in the world once he explained it, and once he explained the opportunity he saw.
- 3:49SPEAKER_00: So, to open up the show, I asked you if you thought that the biggest growth opportunity available for agents to really scale quickly was in the past.
- 3:57SPEAKER_00: I've actually heard some of you guys say that recently.
- 4:00SPEAKER_00: I I've had people tell me that in person.
- 4:02SPEAKER_00: They're like, oh, you know, since COVID, you know, that the opportunity to scale quickly is gone.
- 4:07SPEAKER_00: I okay, I I'll try to understand why you say that, but I want you to try to understand why you may be wildly wrong.
- 4:18SPEAKER_00: Wildly wrong.
- 4:19SPEAKER_00: All right.
- 4:19SPEAKER_00: And and so I wanted to have Phil on the show to explain what he's doing, why he's doing it, and what his plans and goals are for what he's doing.
- 4:29SPEAKER_00: Because what he's doing and the reasons why and the opportunity he sees is directly related to you as a real estate agent.
- 4:37SPEAKER_00: He may be he may be in mortgage, but again, we have the same client, it's the same business.
- 4:43SPEAKER_00: So he the same opportunity that he sees that he's about to take advantage of, you guys can too.
- 4:49SPEAKER_00: All right.
- 4:50SPEAKER_00: So and Phil is somebody that I I look up to.
- 4:53SPEAKER_00: He's more knowledgeable than anyone I've ever met when it comes to the mortgage process, the inner workings of like a mortgage company, and and just everything there is about being a loan officer, running a mortgage company, uh, mortgages in general, which I don't think that many agents really understand.
- 5:12SPEAKER_00: And we certainly don't understand it to the level that he does.
- 5:15SPEAKER_00: So anytime there's anything mortgage related, he's my go-to guy.
- 5:19SPEAKER_00: Like he's an expert's expert, and um, I'm just excited to have him make his announcement and share his story today.
- 5:27SPEAKER_00: So keep an open mind, guys, because if you answered my original question to open the show, if you answered yes, you feel like it's harder to grow and scale now, you just need to change in perspective.
- 5:38SPEAKER_00: And this episode will definitely do that.
- 5:41SPEAKER_00: Okay, real quick before I get into my big announcement slash press release, if you will, that uh pretty damn excited about because it's just it's so cool.
- 5:51SPEAKER_00: Um, final reminder as I mentioned on last episode and the week before, make sure you guys are getting on the wait list for the Massive Agent Bootcamp.
- 5:59SPEAKER_00: We're gonna be opening it up for new registrations very soon, possibly, possibly next week.
- 6:05SPEAKER_00: And those who are on the wait list, first off, you get notified first when it opens because there's only 20 spots.
- 6:11SPEAKER_00: Okay, we're this week is the third week of our original Massive Agent Social Boot Camp.
- 6:17SPEAKER_00: And one more week of that, it's been going great.
- 6:20SPEAKER_00: Great feedback, great growth.
- 6:22SPEAKER_00: Uh love, just love everything about it.
- 6:24SPEAKER_00: So we are doing it again.
- 6:26SPEAKER_00: The question is when, and there are only 20 spots.
- 6:28SPEAKER_00: So if you're on the wait list, you're gonna get notified first before I mention it here on the podcast, before anyone else knows.
- 6:34SPEAKER_00: The wait list gets first dibs of those 20 spots.
- 6:38SPEAKER_00: But if that wasn't good enough, there will be a price increase for the next boot camp, except for those who are on the wait list.
- 6:45SPEAKER_00: If you guys are on the wait list, you'll be grandfathered in at the at the pricing of the original social bootcamp.
- 6:51SPEAKER_00: Version one, if you will, social bootcamp 1.0.
- 6:54SPEAKER_00: So those who are on the wait list and take advantage in the pre-sale will not have a price increase.
- 7:00SPEAKER_00: Once it goes live to everybody else, the price goes up.
- 7:02SPEAKER_00: So go to massiveagentbootcamp.com, get on the wait list, and we'll notify you here uh pretty soon when we'll be opening up registration.
- 7:13SPEAKER_00: Be ready to act, be ready to rock.
- 7:15SPEAKER_00: There's a bunch of information on pricing and everything.
- 7:17SPEAKER_00: Details at Massive Agent Bootcop.
- 7:19SPEAKER_00: Wow, Massive Agent Bootcop.
- 7:21SPEAKER_00: That's interesting.
- 7:22SPEAKER_00: MassiveAgent Bootcamp.com, get on the wait list.
- 7:25SPEAKER_00: Okay.
- 7:26SPEAKER_00: My uh I've been I've been keeping this under wraps for a couple weeks, and I'm super excited.
- 7:31SPEAKER_00: So, as you guys know, I've done very little sponsorship or advertising here on the show.
- 7:36SPEAKER_00: I've been very picky with with those companies that I have worked with.
- 7:40SPEAKER_00: Um, I've certainly been approached by companies, uh, dozens actually, and you haven't heard from any of them.
- 7:46SPEAKER_00: The reason being they I didn't feel like they were the right fit.
- 7:49SPEAKER_00: I didn't use them, I didn't trust them, I didn't think that they were that great of a product or service, or we just couldn't come to terms business-wise, right?
- 7:57SPEAKER_00: Because this is a business.
- 7:59SPEAKER_00: So super excited that I've found a partner that I've looked up to for a very, very long time.
- 8:07SPEAKER_00: And over the last year or two, I've really been able to network with and get to know a lot of very high performers in our industry.
- 8:17SPEAKER_00: We're talking agents and team leaders that run teams that do 100, 200, 300 million a year in sales.
- 8:23SPEAKER_00: They sell 500 homes a year, 700 homes a year, you know, some sell over a thousand homes a year.
- 8:30SPEAKER_00: And I started noticing some commonalities.
- 8:33SPEAKER_00: And so um once you notice that all these people that are crushing it are kind of doing the same thing or using the same platforms, it's it's like, okay, that must be a common denominator.
- 8:47SPEAKER_00: Like there must be something about that product or service or about whatever it is they're doing that works.
- 8:53SPEAKER_00: Well, one of the one of the services, one of the vendors that that the vast majority of these like very high-producing teams and individual agents use, we've teamed up with.
- 9:03SPEAKER_00: And so I'm super excited about that.
- 9:05SPEAKER_00: Um, what I've noticed though, like as somebody that's coached hundreds or thousands of agents now at this point, coached and mentored to thousands of agents, there's certain activities, certain disciplines that the most successful have that those that are struggling just don't have.
- 9:23SPEAKER_00: Follow-up is absolutely key.
- 9:26SPEAKER_00: All right.
- 9:27SPEAKER_00: You can generate all the leads you want.
- 9:28SPEAKER_00: You've heard me talk about this many times.
- 9:30SPEAKER_00: You can generate a thousand leads a month, but if you don't have a decent follow-up plan, and if you're not, if if there's no automation involved there, if you're not sorting and you know, having different drip campaigns that trigger in different ways, like if you're if you don't have a great follow-up system for your leads, they're falling through the cracks.
- 9:48SPEAKER_00: And A, you're not servicing them.
- 9:50SPEAKER_00: So you're you're wasting your money on these leads, and even worse than that, you're not doing right by these people.
- 9:57SPEAKER_00: Every lead is a person that clicked a button that said, Hey, that's interests me.
- 10:02SPEAKER_00: I want more information, I want that list, I want that guide, I want that download.
- 10:06SPEAKER_00: And if if because you just decide that, oh my gosh, like they didn't answer the first time or they didn't text me back the second time I tried, they must not be interested.
- 10:15SPEAKER_00: So they're dead to me.
- 10:16SPEAKER_00: Well, that's pretty shitty of you, but it's also shitty business because most people need 10, 11, 12 touches before they'll ever feel comfortable responding to you.
- 10:28SPEAKER_00: The question is, how do you manage that?
- 10:31SPEAKER_00: Okay, when you're when you're generating leads and you're staying on top of your sphere of influence and your network, how the hell do you do that, right?
- 10:38SPEAKER_00: It's absolutely key that you have a follow-up system.
- 10:43SPEAKER_00: Okay, and what I've noticed is that most of these giant teams, these top performers are all using follow-up boss.
- 10:49SPEAKER_00: And my phone is ringing.
- 10:51SPEAKER_00: I should probably turn that off.
- 10:52SPEAKER_00: They're all using follow-up boss.
- 10:53SPEAKER_00: Okay, follow-up boss is a is is a CRM for real estate agents that is meant for agents who want to scale.
- 11:01SPEAKER_00: It's not just for keeping track of your contacts and sending some emails and texts, it has systems in place to help you scale.
- 11:08SPEAKER_00: For example, have you ever heard of Robert Slack?
- 11:11SPEAKER_00: Robert Slack is a giant real estate team leader.
- 11:14SPEAKER_00: He did a hundred, sorry, he did$1.5 billion in sales in six years.
- 11:20SPEAKER_00: Okay.
- 11:21SPEAKER_00: Last year, I want to make sure I got this right.
- 11:23SPEAKER_00: Robert Slack, um, but where is it?
- 11:26SPEAKER_00: Robert Slack did 5,198 transactions last year.
- 11:32SPEAKER_00: They're out of Florida.
- 11:33SPEAKER_00: Five, almost 5,200 deals.
- 11:38SPEAKER_00: Okay, how insane is that?
- 11:39SPEAKER_00: And they have four or five hundred agents on their team.
- 11:42SPEAKER_00: Well, they use follow-up boss, they they scale all of that business through follow-up boss.
- 11:47SPEAKER_00: They help it helps you convert more leads and it makes you more productive.
- 11:52SPEAKER_00: Okay, so whether you're a solo agent just wanting to scale and wanting to go from 20 sales to 50, or 50 sales to 100, or 100 to 500, you've got to be able to be more productive.
- 12:03SPEAKER_00: You have to manage your leads, you have to stay in touch with them, right?
- 12:06SPEAKER_00: All of that stuff.
- 12:07SPEAKER_00: So follow-up boss reached out not too long ago.
- 12:10SPEAKER_00: We had a conversation, and we found that uh we're we're a perfect fit.
- 12:15SPEAKER_00: Okay.
- 12:15SPEAKER_00: I love what they what they're doing.
- 12:17SPEAKER_00: I've seen their product, I've used their product a little bit, and I absolutely love what they offer to this industry.
- 12:24SPEAKER_00: So there's no shortage of CRMs out there, and there's cheap ones, there's expensive ones, there's all that stuff.
- 12:30SPEAKER_00: But you need the best one.
- 12:31SPEAKER_00: You need the best one to help you scale.
- 12:33SPEAKER_00: I personally believe that follow up boss is that, but the only way to find out is to use it.
- 12:38SPEAKER_00: So here's what's super cool follow up boss, since they've teamed up with us and massive agent listeners, they are more than doubling the free trial that they're gonna give you.
- 12:46SPEAKER_00: Okay, that you're not gonna get this anywhere else.
- 12:47SPEAKER_00: Normally it's a 14-day free trial if you go through them.
- 12:50SPEAKER_00: But you need to go to follow upboss.com slash ma for, you know, massive agent, follow upboss.com slash M A, and they'll give you a 30-day unlimited access, no credit card required trial.
- 13:03SPEAKER_00: Pretty freaking cool.
- 13:04SPEAKER_00: So sounds great.
- 13:06SPEAKER_00: Go check it out, make sure that it is great, make sure that it will work for you.
- 13:09SPEAKER_00: Actually, use it though.
- 13:10SPEAKER_00: Don't just sign up and think that magically it's gonna like grow your business for you.
- 13:14SPEAKER_00: You need to use it, but take advantage of that 30-day trial that you cannot get elsewhere from Follow Up Boss.
- 13:20SPEAKER_00: Super stoked to be teamed up with them.
- 13:22SPEAKER_00: All right, let's jump into the interview today with my good friend Phil Treadwell.
- 13:26SPEAKER_00: Um, he's making a big boy move.
- 13:28SPEAKER_00: Making a big boy move.
- 13:29SPEAKER_00: He'll tell you all about it.
- 13:30SPEAKER_00: Make sure you stay to the end of the of the conversation, to the end of the interview, because we get into some other stuff, uh, some mindset stuff and how to set goals and you know how to choose the right goals, like how to actually choose the best goals that you don't hear too often.
- 13:46SPEAKER_00: Okay.
- 13:47SPEAKER_00: So love this interview.
- 13:49SPEAKER_00: I went I went and listened to it again afterwards.
- 13:53SPEAKER_00: It's just that good.
- 13:55SPEAKER_00: Enjoy, guys.
- 13:56SPEAKER_00: All right, guys.
- 13:56SPEAKER_00: I'm here with Phil Treadwell, a fellow co-founder of the industry syndicate and host of mortgage marketing expert podcast.
- 14:03SPEAKER_00: And he has a pretty cool announcement today, something that he's doing after after really working um at the I guess executive level or leadership level of a couple different mortgage companies.
- 14:16SPEAKER_00: Phil's doing something that you might roll your eyes at, which I rolled my eyes at when he first told me because I didn't get it.
- 14:22SPEAKER_00: But uh, it's gonna be an interesting conversation.
- 14:24SPEAKER_00: Phil, welcome back to the show, my friend.
- 14:26SPEAKER_00: How's it going?
- 14:26SPEAKER_01: Man, I'm excited to be back.
- 14:28SPEAKER_01: Uh, I feel like I've made it, you know, I've been on your podcast before, but like you've been like doing some cool stuff.
- 14:33SPEAKER_01: So to come back, like I feel like I'm in the inner circle.
- 14:36SPEAKER_01: Like this is like a big deal.
- 14:37SPEAKER_00: I mean, I'm really doing you a giant favor.
- 14:39SPEAKER_00: Yes, is what this is.
- 14:40SPEAKER_00: Exactly.
- 14:40SPEAKER_00: That's that's what I was alluding to, definitely.
- 14:42SPEAKER_00: Yes.
- 14:43SPEAKER_00: No, dude, I well, I appreciate that.
- 14:45SPEAKER_00: Thank you.
- 14:46SPEAKER_00: Um, I wanted to have you on today because when you told me what your plans are and what you're currently in the midst of doing, I was like, well, that's an interesting story because when you first told me, I'm like, why the hell would you do that?
- 14:59SPEAKER_00: Yeah.
- 15:00SPEAKER_00: And then and then when you elaborated, I'm like, oh, that makes a shitload of sense.
- 15:03SPEAKER_00: Like that that's really smart.
- 15:05SPEAKER_00: And and that conversation is going to be super valuable.
- 15:08SPEAKER_00: So I don't want to steal any thunder.
- 15:10SPEAKER_00: Um, why don't you let everyone know what you're up to, what you're currently doing?
- 15:16SPEAKER_01: Man, I first of all, I appreciate the opportunity to come chat about it and and the why behind it, I think is super important, especially for real estate professionals, uh, in the context of evolving in their career and building a business.
- 15:29SPEAKER_01: Uh, so for those that aren't quite as familiar with me, uh, 17 years in the mortgage business started out as a loan officer, as a loan originator, uh, and the, you know, I had a really good mentor that threw me in the deep end of the pool.
- 15:42SPEAKER_01: Within a few years, I was a branch manager.
- 15:44SPEAKER_01: I was still originating, but I built a branch, uh, grew into an area manager and a regional and all the things that you're quote unquote supposed to do, right?
- 15:53SPEAKER_01: That that career path that you're supposed to be on as a as a as a mortgage professional or really any career.
- 15:59SPEAKER_01: And uh at some point in there, I'd owned a small company and and sold it and did all the things you're supposed to do.
- 16:05SPEAKER_01: Well, the last really since 2013, uh, as an area manager, regional manager, and and to what I've been doing here at Thrive, uh I've been a non-producing manager.
- 16:15SPEAKER_01: And so it's all been me helping other people build their teams, uh, you know, building markets in areas all over the country, you know, helping individual, you know, coach originators and whatnot.
- 16:25SPEAKER_01: Through that, I obviously started the podcast and founded industry syndicate.
- 16:29SPEAKER_01: And it was a situation where I found myself almost exclusively talking to, working with, and coaching mortgage and real estate pros and loved doing that, have a huge passion for that.
- 16:42SPEAKER_01: You know, through a series of conversations, I realized I learned marketing, got good at marketing, and had a passion for it because it truth, I was a sales guy.
- 16:53SPEAKER_01: And a lot of salespeople that are pure salespeople, which is a is probably one of the most important skills, I mean, we can have, let's just be honest.
- 17:01SPEAKER_01: But there is absolutely a difference between marketing and sales, right?
- 17:04SPEAKER_01: Marketing is getting someone's attention, and sales is that point where we actually make them a customer or or close a transaction.
- 17:12SPEAKER_01: And the what I found is so many salespeople weren't focused on marketing.
- 17:17SPEAKER_01: All they were doing was just selling, selling, selling, and they would create these stereotypes, right?
- 17:22SPEAKER_01: Used car salesmen or you know, door-to-door salesmen had this super negative connotation.
- 17:27SPEAKER_01: And so I really found a passion for that, but at the core of what I am is a sales guy.
- 17:33SPEAKER_01: And I had this cool opportunity at Thrive.
- 17:36SPEAKER_01: They hired me about a year ago.
- 17:38SPEAKER_01: Uh, my title has been national director uh of sales innovation and strategy.
- 17:42SPEAKER_01: And so I did everything from you know, manage our talent attraction recruiting team to work with marketing technology and sales leadership and coaching.
- 17:51SPEAKER_01: And through all that, I found this incredible company that's doing incredible things and realized who I am and what I'm most passionate about is sales, is originating loans.
- 18:01SPEAKER_01: And uh kind of had an epiphany.
- 18:03SPEAKER_01: Uh, Rene Rodriguez and Amplify, he's a good friend and mentor of mine.
- 18:07SPEAKER_01: And I've been through it a few times and through that through through an interesting conversation, and and uh maybe we'll get into that, maybe we won't.
- 18:14SPEAKER_01: But I realized that I'm passionate about sales and origination, and I want to go back into full-time origination, building a branch, building a team, really focusing on the transactional side of it.
- 18:28SPEAKER_01: And uh at first, a lot of people like you looked at me like I was nuts, right?
- 18:34SPEAKER_01: And it wasn't a lot of, I think, even people will say, Oh, that's really cool and it'd be supportive.
- 18:39SPEAKER_01: But I can kind of see in their eyes of like, why in the world are you taking a step back?
- 18:42SPEAKER_01: Like you've you've made it, you found someone to pay you to be you.
- 18:45SPEAKER_01: You don't have to originate and you make you know make good money.
- 18:48SPEAKER_01: Um, and and the money is part of it.
- 18:50SPEAKER_01: Don't get me wrong.
- 18:51SPEAKER_01: I don't think anyone has any illusions that the further you get away from the transaction on mortgage or real estate side, the less of the piece of that pie you get.
- 18:58SPEAKER_01: So there is a huge income opportunity there, don't get me wrong.
- 19:02SPEAKER_01: But uh what happens is I found this model with the company that I'm at with Thrive Mortgage, where we're not only focusing on what's successful now, but we're also building things for the future on what's going to be successful in the cliche term of a modern mortgage market or a modern real estate market or things like that.
- 19:22SPEAKER_01: And so um, you know, the the best analogy I can give is if anybody's seen the movie Ford versus Ferrari, right?
- 19:28SPEAKER_01: They build this incredible concept car to go out there.
- 19:32SPEAKER_01: And one of the guys that's having to help develop the car is at one point having to teach someone else or supposed to teach someone else to go drive it.
- 19:40SPEAKER_01: And that's kind of where I've been is I'm at this place where I feel like I've got a really good hold of what's going to work, what's going to make sense, what's going to be meaningful and valuable to the industry and to realtors and consumers.
- 19:53SPEAKER_01: And I'm kind of having to sit on the sidelines and hope other people actually go do it.
- 19:58SPEAKER_01: And uh, I feel like the best way to honor what I've been trying to teach and the commitments that I've made is to go do it and show people that I can go from zero to a huge number of volume and of families helped uh by implementing these things.
- 20:14SPEAKER_01: So that's a really long way of saying, yeah, after uh, you know, achieving after 17 years a really cool national leadership position with a company, I'm gonna go back and be a loan officer and build a branch and build a team.
- 20:26SPEAKER_00: I mean, I wish you would have just said that.
- 20:28unknown: No.
- 20:31SPEAKER_00: No, um you're right.
- 20:33SPEAKER_00: When you told me, I was like, I didn't get it.
- 20:36SPEAKER_00: I'm like, why?
- 20:38SPEAKER_00: Excuse me.
- 20:39SPEAKER_00: But it makes all the sense in the world because that is in line with who you are, it's in line with your overall vision of what you're building and what you're going after.
- 20:50SPEAKER_00: And and that's cool.
- 20:51SPEAKER_00: I mean, if I'm being honest, I still have an itch to build a sales team myself.
- 20:57SPEAKER_00: Um, and and I have to constantly like go back to my my core goals and and everything that I'm trying to do that keeps me away from that, because that doesn't align with me, but it I see it.
- 21:10SPEAKER_00: I'm like, that makes so much sense.
- 21:12SPEAKER_00: It'd be fun.
- 21:13SPEAKER_00: There's there's money in it.
- 21:14SPEAKER_00: Um, practice what you preach, all that stuff.
- 21:17SPEAKER_00: Yeah.
- 21:18SPEAKER_00: So so that's cool.
- 21:19SPEAKER_00: Um, I do kind of want to hear about this epiphany moment you had when you were talking to your mentor, Renee, um, when you when you're like, yeah, let's go.
- 21:29SPEAKER_01: Yeah.
- 21:30SPEAKER_01: So uh in short, uh, you know, Amplify uh is a a two and a half day workshop where you learn how to become a better communicator.
- 21:40SPEAKER_01: And I wish I had a better way to articulate that because that's a super watered down version.
- 21:45SPEAKER_01: What he does for people in those workshops is extremely powerful to the point where I've I've gone to several of them.
- 21:52SPEAKER_01: Like I said, he's become a good friend and mentor.
- 21:54SPEAKER_01: And this was during this workshop.
- 21:56SPEAKER_01: I had just given the final presentation of mine at the end.
- 22:00SPEAKER_01: And before I had given it, as we as we were taking some time to kind of build, you know, this talk, I told him, I said, you know, I'm in a position where I don't feel like I have a call to action.
- 22:11SPEAKER_01: I have, you know, uh, is since I lead our TAC team, our town attraction team, uh, I could recruit someone, I could get someone to listen to my podcast, you know, I could theoretically bring in a loan and refer it to one of our loan officers.
- 22:24SPEAKER_01: Uh, you know, um, as an entrepreneur, I have this brewery that I'm building.
- 22:28SPEAKER_01: Like I, there's a lot of things I could do, but I don't have this singular focus.
- 22:32SPEAKER_01: And as a sales guy, that can be tough because as we know, you know, in marketing, if you give people too many call to actions, they don't do anything.
- 22:40SPEAKER_01: And I felt like I was struggling to find my identity at this point in my career.
- 22:45SPEAKER_01: And so I gave this talk and we got done.
- 22:48SPEAKER_01: He said, How do you feel about that?
- 22:50SPEAKER_01: And I was like, I feel pretty good about it.
- 22:52SPEAKER_01: And he said, You know, I feel like of all the time that you've been in in Amplify, that's probably one of the best presentations that you've given.
- 23:01SPEAKER_01: But I feel like I'm only getting about a three out of 10 of what you're capable of.
- 23:07SPEAKER_01: And that that got me really emotional because I felt myself holding back.
- 23:12SPEAKER_01: And while I could go through the motions and get an A on the paper, if you will, I wasn't really giving it everything that I had.
- 23:20SPEAKER_01: And there, I was, you know, you get some feedback because you become really, really close with the people in the in the audience or in the group, because there's there's 10 of us in the workshop.
- 23:29SPEAKER_01: And one of them is a is a friend of mine who's in the market that I'm in here in in Dallas.
- 23:34SPEAKER_01: And he's a yeah, like a$200 million a year producer.
- 23:37SPEAKER_01: He's one of the top in the country.
- 23:39SPEAKER_01: And uh one of my uh guys that works for me was one of his very first people.
- 23:44SPEAKER_01: And so we, you know, we kind of knew each other.
- 23:45SPEAKER_01: And he said, Hey, he said, um, do you really think that would have gotten my attention?
- 23:51SPEAKER_01: And I said, Well, well, you know, I don't probably not, because it was kind of it was a recruiting pitch, was kind of the talk I was giving.
- 23:57SPEAKER_01: And I was like, Well, you know, probably not necessarily.
- 23:59SPEAKER_01: And he said, I, you know, he said it out of love, but he said, you know, yesterday I was kind of jealous that my old number one is working for you.
- 24:06SPEAKER_01: But man, if you're not going to give what everything you have or give your team everything you have, maybe he's better off working for me.
- 24:13SPEAKER_01: And he said it in a in a in a positive way out of love for me and wanting me to really get motivated.
- 24:18SPEAKER_01: And so, right after that, as I as I kind of told everybody that I was kind of struggling with this identity, if you will, of I'm very passionate about this thing, but I don't do it anymore.
- 24:29SPEAKER_01: Right.
- 24:29SPEAKER_01: My entire career in business and knowledge base is built on the fact that I was a really good originator.
- 24:35SPEAKER_01: And I developed skill sets around that, but I don't actually do it anymore.
- 24:39SPEAKER_01: And I I have I have some issues even with coaches in our industry who don't still practice or are are so far removed from it that they forget what it's like or they don't really know what's relevant on the ground anymore.
- 24:52SPEAKER_01: And so that was really top of mind.
- 24:54SPEAKER_01: And he said, Okay, he's like, let me ask you a question.
- 24:56SPEAKER_01: He's like, hold your hands out, put your palms up, close your eyes.
- 25:00SPEAKER_01: And he said, Pretend you've got the brewery in one hand and the podcast in the other, and you had to give one of them up, what it would be.
- 25:08SPEAKER_01: I'm like, Well, I'd give up the brewery.
- 25:09SPEAKER_01: He's like, Oh, okay, well, that was kind of surprising.
- 25:11SPEAKER_01: He's like, All right, you have the podcast in one hand and origination in the other.
- 25:17SPEAKER_01: And you had to give up one of them, what would it be?
- 25:20SPEAKER_01: And I was like, Well, I'd give up the podcast, which was very surprising to people in the room because that's been most of how I've built my brand and most of my connections have come through, you know, things I've done and people I've met through the podcast.
- 25:32SPEAKER_01: But what they didn't understand at the time is origination was what created the knowledge base for me to even be able to do the podcast in the first place.
- 25:38SPEAKER_01: And he said, Okay, he said, now you've got origination one hand and thrive leadership in the other, and you have to pick one.
- 25:45SPEAKER_01: What is that going to be?
- 25:47SPEAKER_01: And I was like, I don't know that I'm prepared to answer that.
- 25:49SPEAKER_01: And he said, I don't care.
- 25:50SPEAKER_01: You you've got you've got to pick one.
- 25:51SPEAKER_01: And again, Renee and I are close, and so he knows when the right time is to push me.
- 25:56SPEAKER_01: And in that moment, he pushed me to make a decision.
- 25:58SPEAKER_01: And the other, the other piece of context is our head of marketing for Thrive, who referred me to the company as another close friend of mine, is also sitting in this same room hearing me go through this whole process.
- 26:10SPEAKER_01: And I said I I would I would give up Thrive leadership and keep origination.
- 26:15SPEAKER_01: And I got really emotional at that because our company is so good.
- 26:18SPEAKER_01: We have incredible owners and executives in our company.
- 26:21SPEAKER_01: I didn't, they essentially built a position for me when I came here.
- 26:25SPEAKER_01: And I didn't want anyone to think I was ungrateful or that I had taken it for granted by any stretch of the imagination.
- 26:31SPEAKER_01: But what happened is through that exercise, Renee was able to help me understand that all of these things that I'm doing, that I love to do, that I'm thankful to do, that I'm blessed to be able to do, at the core of what created it and what it came from, the trunk of the tree, if you will, was being an originator.
- 26:49SPEAKER_01: And it's been something that's been on my mind for a few years, like you talk about.
- 26:52SPEAKER_01: I think anybody that's been doing it and goes out and teaches it still has a passion for it.
- 26:57SPEAKER_01: That's that's why you're good at what you do, Dustin, is you have a passion for real estate and teaching realtors how to do it.
- 27:03SPEAKER_01: Anyone that doesn't have that doesn't need to be teaching anyone.
- 27:06SPEAKER_01: So we all struggle with that from time to time.
- 27:08SPEAKER_01: But I did just like you did.
- 27:10SPEAKER_01: I looked at what is my mission, vision, and values?
- 27:13SPEAKER_01: What am I trying to accomplish in the industry?
- 27:15SPEAKER_01: What is my why?
- 27:16SPEAKER_01: And one of my big professional whys that you've heard me say so often is I want to help move our industry to a more modern and relevant era.
- 27:25SPEAKER_01: And I'm a young guy who was raised by the old school in the industry.
- 27:30SPEAKER_01: And that's part of why I try to influence the industry in a big way, is to really move this stuff forward to where that's not the white hairs on a round table deciding what's good for our industry, because we all know that's a croc anymore.
- 27:43SPEAKER_01: And I in that moment realized I can still honor that commitment.
- 27:47SPEAKER_01: But one of the best ways I can do it is go by being that example that other people can follow, as opposed to just trying to tell them how to do it.
- 27:55SPEAKER_01: And that's not the right decision for everyone, but it was definitely the right one for me.
- 27:59SPEAKER_01: But it all came down to at the end of the day, I had to be very, very self-aware.
- 28:04SPEAKER_01: But if I didn't have, like you said, to be able to revisit my core values and the why of what it is I'm trying to do, I'd had a tough time trying to sort through what that meant for me and probably end up more confused than I was beforehand.
- 28:17SPEAKER_00: What would you say is because I know that the opportunity that exists is a major factor in you gravitating towards the you know, originating loans again.
- 28:29SPEAKER_00: Can you describe that opportunity as you see it?
- 28:31SPEAKER_00: Like, what are what are people not doing?
- 28:34SPEAKER_00: What are loan officers not doing?
- 28:35SPEAKER_00: And you're like, oh my God, like if they just do these things, they're gonna crush it.
- 28:39SPEAKER_00: Like expand a little bit on the opportunity.
- 28:42SPEAKER_01: Yeah, I mean, that's that's a great question, probably a big question.
- 28:45SPEAKER_01: So I'm gonna kind of limit it to a couple of points.
- 28:47SPEAKER_01: I think first we forget that this is a people business, and uh not in the way that that your audience may think or that people may think.
- 28:59SPEAKER_01: We we've now adopted social media, right?
- 29:02SPEAKER_01: I can remember, and you can remember a few years ago, like we couldn't even get people to adopt social media and explain to them why it was so important, and we still have to have those conversations.
- 29:10SPEAKER_01: But it was funny because I just saw a video by a good friend of ours, Alec Hanson, that it was is pretty comical because it's true.
- 29:18SPEAKER_01: Someone's like, Well, I mean, I posted on Facebook and Instagram and TikTok and YouTube and match.com and my blog, but I'm still not getting the audience that I need.
- 29:27SPEAKER_01: And he says, Well, have you tried to like actually pick up the phone and call someone?
- 29:31SPEAKER_01: Or have you tried to like go meet someone face to face?
- 29:34SPEAKER_01: And again, he's having this conversation with himself.
- 29:36SPEAKER_01: And I think that principle that he's trying to illustrate is very true.
- 29:40SPEAKER_01: A lot of people that are very good at creating leads through social media forget that leads in and of themselves don't matter unless you have a closed transaction.
- 29:50SPEAKER_01: And then you have people that are really good at closing deals, but they're not necessarily good at, you know, uh adding leads top of funnel in a relevant way, right?
- 30:00SPEAKER_01: We've understood and we could go into all kinds of data around where people's time and attention are and where are the places that you need to be marketing to people to get their attention and potential buyers.
- 30:13SPEAKER_01: And people end up on one side of the coin or the other.
- 30:16SPEAKER_01: And I think where one of the big opportunities are is if someone is really proficient at getting someone's attention and converting those into leads and then helping them take that lead to closing cycle.
- 30:29SPEAKER_01: Um, again, most people aren't doing both really, really well.
- 30:34SPEAKER_01: And I think that that's a huge opportunity here.
- 30:37SPEAKER_01: I think the other opportunity is that a lot of companies are either so focused on where the industry is going or so focused on where the industry is that they miss the opportunity to focus on both.
- 30:50SPEAKER_01: And that's really, and this isn't a Thrive commercial, but that's why I'm at Thrive Mortgage, is I've I've worked for some really good companies and I've I've gotten to see the inner workings of a lot of different ones.
- 31:01SPEAKER_01: And people are either so focused on, hey, fintech, financial technology is coming for us.
- 31:06SPEAKER_01: We've got to be this big technology automation engine.
- 31:11SPEAKER_01: And so that's what they focus on, or they say, hey, this business was, is, and will always be about referral relationships.
- 31:18SPEAKER_01: So we're gonna focus on our database and we're gonna pound the phones.
- 31:21SPEAKER_01: And again, I know it sounds like there's uh this polar opposite, but I feel like there really is.
- 31:28SPEAKER_01: And it's not about what people say or even that the scratch and sniff test, but at the core of what most companies are, they're either playing for five years from now or they're playing the game that they did five years ago.
- 31:39SPEAKER_01: And you have to understand that yes, this is a people business, just like we talked about.
- 31:44SPEAKER_01: You need to have a presence on social because again, I could sit here if someone says, Hey, I want to buy a house in Salt Lake, and be like, Listen, Dustin Brohm is a stud, he's one of my best friends.
- 31:53SPEAKER_01: We do business together, super trustworthy, has an incredible team.
- 31:56SPEAKER_01: You need to call Dustin Broome.
- 31:57SPEAKER_01: Five years ago, they would have just called you, no questions asked.
- 32:01SPEAKER_01: What do they do now?
- 32:02SPEAKER_01: They start pecking on the keyboard and look you up on social or they look up your website and they're like, if Dustin's so awesome, why does he have like two reviews on Facebook?
- 32:11SPEAKER_01: Why does his website look like it's from like 2004?
- 32:14SPEAKER_01: Right.
- 32:15SPEAKER_01: That's now the credibility.
- 32:16SPEAKER_01: Like there's this online social credibility.
- 32:19SPEAKER_01: So, yes, it is about people and it is about referral relationships and having those conversations.
- 32:25SPEAKER_01: But if you're not doing the other stuff that's relevant to today, right, what do we do when it's like, hey, we need to uh where do you guys want to go eat?
- 32:32SPEAKER_01: Like you were just here in Dallas, right?
- 32:34SPEAKER_01: First thing you did was like, hey, we we searched this place, hey, it has good reviews.
- 32:39SPEAKER_01: Well, you wouldn't have asked me about some place that didn't already have good reviews, but you still asked me about the place.
- 32:44SPEAKER_01: And I think people are getting their heads on one side of this conversation or the other, and where the magic is is in the middle.
- 32:51SPEAKER_01: Now, it may evolve to something different, but I think we're still, I mean, it's I guess the theme of the country, we're so polarized.
- 32:59SPEAKER_01: People think there can't be a combination of both.
- 33:03SPEAKER_01: And we we so often we're kind of ingrained of this is what I think and this is what I believe, that anytime someone tries to show us something different, we close our mind off to it.
- 33:13SPEAKER_01: And that's just gotten the habit.
- 33:15SPEAKER_01: And I think in the industry, people are either I'm a database relationship professional or I'm a technology social media professional.
- 33:23SPEAKER_01: And I think the opportunity is in being both.
- 33:26SPEAKER_00: So, what are you gonna do differently?
- 33:28SPEAKER_00: Or um what does your plan look like?
- 33:32SPEAKER_00: So once you've officially opened doors, you're well, I think you you have already, you're officially a loan officer, licensed in the state of Texas and beyond.
- 33:41SPEAKER_00: What are you gonna do to generate business?
- 33:44SPEAKER_00: Like what's kind of your plan for doing that?
- 33:47SPEAKER_01: Yeah, so again, it it's it's a mix.
- 33:50SPEAKER_01: I'm going to start with throwing the nets from a technology perspective.
- 33:56SPEAKER_01: Uh, whether that's, you know, one of them is uh I have good friends at title companies.
- 34:01SPEAKER_01: And here's a tip for folks leverage other parts of the industry because everyone has different data.
- 34:06SPEAKER_01: Like from a realtor perspective, uh, mortgage professionals typically have databases.
- 34:11SPEAKER_01: I have two different things that I subscribe to where I can pull data on production for both realtors and loan officers.
- 34:19SPEAKER_01: Well, the cool thing that my title company partners have is public record information on transactions.
- 34:24SPEAKER_01: So the first thing I did is I asked him for a list of in the county that I'm in, which is about a million people.
- 34:32SPEAKER_01: I asked him for all of the realtors that did at least eight buy-side transactions in the last 12 months in this county, essentially two per quarter for the last year in this county.
- 34:44SPEAKER_01: And he pulled the data within minutes, he had a list with all of their information.
- 34:49SPEAKER_01: So for me, I'm now going to create a custom audience on Facebook that I'm going to specifically target to, mainly because if I'm just targeting them, it's way cheaper than if I'm trying to, you know, post ads or boost posts and try to filter out to find the people that I want.
- 35:04SPEAKER_01: It's there, there's there's a whole conversation I won't get into there.
- 35:07SPEAKER_01: The next thing I want to think about is okay, in that group of people, which is essentially my target audience.
- 35:12SPEAKER_01: Um, and for the record, to back up a little bit, you and I talk about this a lot.
- 35:16SPEAKER_01: We say, okay, what's the um uh conversation, like what's what's marketing, right?
- 35:24SPEAKER_01: Identify an audience, find out what the conversation or value it is to that audience.
- 35:29SPEAKER_01: And then third, pick out the medium that's best to deliver that message to that audience.
- 35:34SPEAKER_01: Okay.
- 35:34SPEAKER_01: I've identified my audience, people that are doing buy-side transactions in Collin County.
- 35:39SPEAKER_01: The second thing is okay, what's the value?
- 35:41SPEAKER_01: Well, then I thought about what are the the maybe three topics that are most important right now or most relevant in it.
- 35:47SPEAKER_01: One, getting offers accepted.
- 35:49SPEAKER_01: Okay, two, inventory and supply.
- 35:53SPEAKER_01: And then three, just loan program depth and getting people qualified, right?
- 35:57SPEAKER_01: As opposed to just a normal 30-year fixed loan.
- 35:59SPEAKER_01: Fortunately, those three things Thrive is one of the best at.
- 36:04SPEAKER_01: Okay.
- 36:04SPEAKER_01: When it comes to uh getting offers accepted, we have a TBD program, TBD being to be determined.
- 36:12SPEAKER_01: We fully underwrite a customer on the beginning of the transaction, like literally all the way through underwriting.
- 36:17SPEAKER_01: So when they go to make an offer, it's now no loan contingency.
- 36:21SPEAKER_01: They're the same as cash offer.
- 36:23SPEAKER_01: And we track it for all of the loans that go through our TBD underwrite and then go out and make offers.
- 36:29SPEAKER_01: We have a 50% acceptance rate on that.
- 36:32SPEAKER_01: So the first conversation I have with realtors are are you getting a 50% acceptance rate on your offers?
- 36:37SPEAKER_01: And most of them aren't.
- 36:39SPEAKER_01: Okay.
- 36:39SPEAKER_01: When it comes to supply, we have one of the best build like construction programs, both for builder and developers that the referral partners may have, as well as consumers.
- 36:50SPEAKER_01: We have a lot of conversations around that.
- 36:52SPEAKER_01: Supply is uh and affordable housing, is another part of this conversation.
- 36:56SPEAKER_01: And then we also have an internal credit nurture program and expanded products.
- 37:00SPEAKER_01: And I won't get into all the details of that, but those seem to be three of the most relevant issues.
- 37:05SPEAKER_01: So, what am I gonna do?
- 37:06SPEAKER_01: I'm going to create content that's relevant to real estate professionals around things that I can do that are going to add value to them.
- 37:15SPEAKER_01: I'm going to do it through video, I'm going to do it through video message, I'll do it through some flash briefings and podcasts, and then I'm going to target them on social media.
- 37:25SPEAKER_01: And then when someone has a conversation or reaches out, I'm going to have a real one-on-one personal conversation with them and find out what type of business are they doing.
- 37:36SPEAKER_01: And do we align?
- 37:38SPEAKER_01: So often, realtors don't qualify their customers.
- 37:43SPEAKER_01: And I don't mean qualify to buy.
- 37:45SPEAKER_01: I mean, are they a buyer that I want to work with?
- 37:48SPEAKER_01: And lenders so often don't do the same thing with realtors.
- 37:52SPEAKER_01: I'm not interested in working with every realtor or any realtor.
- 37:55SPEAKER_01: I'm looking to work with the ones that we philosophically align and what we're trying to do.
- 38:00SPEAKER_01: And I do have experience in helping coach realtors build their business.
- 38:05SPEAKER_01: There's a value that I want to be able to add as well.
- 38:08SPEAKER_01: And I want to be able to do exactly what you and I talked about in our very first conversation when we very first met, which is the differentiator is I want to be able to walk up to a realtor that I know wants to do business the same way I do and say, hey, I've got this buyer pre-approved.
- 38:24SPEAKER_01: Please go out and find them a home.
- 38:26SPEAKER_01: By the way, I'm really good at marketing.
- 38:28SPEAKER_01: I'd love to talk and see how we're able to do this together and be able to add more business to you, as opposed to constantly saying, Let me take you to lunch and show you how good my service is.
- 38:37SPEAKER_01: Let me show you what the thrive difference is.
- 38:40SPEAKER_01: Everyone's doing that.
- 38:41SPEAKER_01: And what I want to do is truly add value.
- 38:44SPEAKER_01: Now, the kicker is a lot of people are going to hear this and think, okay, well, all Phil's going to be doing on social media is talking about Thrive programs.
- 38:50SPEAKER_01: And that's not true at all.
- 38:52SPEAKER_01: Those three things that I'm specifically going to talk about and target people is going to be a fraction of the other stuff I talk about.
- 39:00SPEAKER_01: Me brewing beer this weekend, or the fact that I, you know, flew to Amplify or my family, or the broader social media strategy that we teach, because again, I think we have these people that do one or the other.
- 39:13SPEAKER_01: They either don't talk about business at all.
- 39:16SPEAKER_01: And so they have people's attention, but they don't actually sell anything, or these people that no one pays attention to because all they do is freaking talk about the company.
- 39:23SPEAKER_01: So that's kind of one prong of my strategy.
- 39:27SPEAKER_01: But I think something that anyone could do, a realtor could reverse engineer and make that about consumers and what are the three biggest consumer hesitations or consumer questions or objections.
- 39:39SPEAKER_01: Record some content and put it out there and then let people organically have conversations with you.
- 39:45SPEAKER_00: That really is the blueprint for any realtor who's wanting to reach local consumers.
- 39:51SPEAKER_00: It's a template, and then you just replace, you know, who you're speaking to and what's important to them.
- 39:56SPEAKER_00: You mentioned something that you know, rather than just saying, Hey, let me tell you about these loan programs that we offer, instead, you're thinking, okay, what would a realtor actually want to know and what would get their attention?
- 40:08SPEAKER_00: And you said, Hey, are you do you know how to get half of your offers accepted?
- 40:13SPEAKER_00: Do you know how to get a 50% acceptance rate on your offers?
- 40:15SPEAKER_00: Because I can show you how.
- 40:17SPEAKER_00: That has nothing to do with let me tell you about Thrive's loan program, right?
- 40:20SPEAKER_00: But it, but it also does.
- 40:22SPEAKER_00: But you figured out how to hook them, and that right there is brilliant.
- 40:28SPEAKER_00: So, like that right there, you just do content around that, you're gonna have agents coming out the woodwork, like 50% of offers accepted.
- 40:36SPEAKER_00: Tell me how you agree.
- 40:38SPEAKER_01: And that's that's the thing, is I don't, I'm not, I don't want it to be clickbait because clickbait, the connotation is you click on it and there's no value there.
- 40:45SPEAKER_01: But my my my statement is going to be do you get 50% of your offers accepted?
- 40:52SPEAKER_01: If not, let's have a conversation.
- 40:55SPEAKER_01: Yeah, the the other conversation, yeah.
- 40:57SPEAKER_01: The other conversation is are you having trouble finding homes for your buyers?
- 41:02SPEAKER_01: Yes.
- 41:03SPEAKER_01: Okay, cool.
- 41:03SPEAKER_01: Let's have a conversation.
- 41:05SPEAKER_01: Uh do you have buyers that did not get qualified, that are just sitting there?
- 41:11SPEAKER_01: Well, yes, let's have a conversation because free to them, we have an internal program that has if if the customer actually follows through, it's called uh Thrive for Home.
- 41:21SPEAKER_01: If the customer actually follows through with the program, we have 90% of the those borrowers that end up getting a contract within 12 months.
- 41:31SPEAKER_01: So if you send them to me and they actually participate, 90% of the time, we've got a pre-approved buyer coming back to you to get into a contract.
- 41:40SPEAKER_01: So for me, it's in we were getting obviously into the details of it, but for me, I followed the same path that I teach everyone in marketing to do, which is who is your audience, what value or message you want to give that audience, and what's the best medium to deliver that message?
- 41:57SPEAKER_01: And I thought, okay, what is it that realtors through conversations with you and a lot of other friends that I have, what are the topics of conversation?
- 42:06SPEAKER_01: What do I hear my loan officers talking about realtors with?
- 42:08SPEAKER_01: What are the things that are relevant?
- 42:11SPEAKER_01: Right.
- 42:11SPEAKER_01: Like we get so caught up in, hey, we have the best down payment assistance programs and we have the lowest down payment.
- 42:19SPEAKER_01: I don't know of a realtor that really cares how much their borrower is putting down.
- 42:24SPEAKER_01: Right.
- 42:24SPEAKER_01: So what does it matter if you have a 97% program or not?
- 42:28SPEAKER_01: Like that doesn't that doesn't matter.
- 42:30SPEAKER_01: And so I think we we with the same thing with consumers.
- 42:33SPEAKER_01: We think as professionals, whether on mortgage or real estate side, that the things that matter to us matter to them.
- 42:40SPEAKER_01: And I would say that 75% of the time that's not the case.
- 42:44SPEAKER_00: So many great lessons there.
- 42:46SPEAKER_00: I mean, you have to know who your audience is and what they care about, not what most everyone in our industry does, not what you want to tell them.
- 42:56SPEAKER_00: There's a huge difference.
- 42:58SPEAKER_00: And with any content, any social media posts, any conversations you're having, if you can just keep that front of mind and and think about what do they actually want or need and then deliver it, you're you're gonna have I hate to use the word thrive, but you're gonna thrive, you know.
- 43:17SPEAKER_01: Yeah, but I mean it's turning into a commercial here, Phil.
- 43:20SPEAKER_01: What the hell?
- 43:20SPEAKER_01: Well, and it's it's funny because I think we we overcomplicate it.
- 43:23SPEAKER_01: And that's really what I want the message to be because um someone asked me this because I was gone this week.
- 43:30SPEAKER_01: I was in Vegas at a conference.
- 43:31SPEAKER_01: Ironically, like the one time you come to Dallas, like we can't hang out because I'm in Vegas.
- 43:35SPEAKER_01: But during that, just a couple of those conversations with people, they asked, like, so what are you going to do different?
- 43:43SPEAKER_01: Now, fortunately, I don't think you ask what are you going to do different.
- 43:45SPEAKER_01: You asked, where are the opportunities and what what is your plan?
- 43:48SPEAKER_01: Like, what is your your model?
- 43:50SPEAKER_01: What some people forget and fail to realize is that I'm I don't plan on doing anything different.
- 43:56SPEAKER_01: What I plan on doing is winning the details.
- 43:59SPEAKER_01: What I plan On doing is being more consistent than the people next to me.
- 44:04SPEAKER_01: I plan on, you know, going and pushing a little bit further, making a few more calls, sending out a few more handwritten notes, doing an extra post, maybe when I don't want to, um, staying a little bit later, reading an extra book.
- 44:19SPEAKER_01: This this business is not as much about the X's and O's.
- 44:23SPEAKER_01: And I know that we even you and I are probably bad about putting people on a platform or pedestal that have this really unique way of doing business.
- 44:31SPEAKER_01: But I think both of us are coming at it from hey, there's no right or wrong way.
- 44:35SPEAKER_01: Look at this person, they're doing something completely different and it still works for them.
- 44:39SPEAKER_01: But where I think most people, both on real estate and mortgage, the number one thing that they need to learn is they need to be consistent and persistent over time.
- 44:49SPEAKER_01: And most people just don't do enough work long enough.
- 44:53SPEAKER_01: And most people are right at that brink of being a top producer or a capper or having their own branch or whatever your goal may be for the next level of your career, if they would just push a little bit more.
- 45:08SPEAKER_01: Um, or if you're working your guts out all the time, then you may need to get a coach because you may just be doing the wrong things.
- 45:14SPEAKER_01: Like, but for most people, I don't think it's uh an efficiency issue.
- 45:18SPEAKER_01: I think it's just they're not putting enough work in.
- 45:21SPEAKER_00: I'm excited for you, man, because you you have the blueprint, it's proven you've been first off, you've done it yourself years ago.
- 45:28SPEAKER_00: Then you've been training and mentoring other loan officers and agents all across the industry at the highest levels, and they're literally doing exactly what you said, and they're thriving, they're growing.
- 45:40SPEAKER_00: And and I'm excited for you.
- 45:42SPEAKER_00: Man, I appreciate that, Jenny.
- 45:43SPEAKER_00: You won me over.
- 45:44SPEAKER_00: I'm no longer rolling my eyes at your decision.
- 45:47SPEAKER_01: Um, because I don't, I don't, I don't want to act like uh like I'm on a white horse or anything.
- 45:52SPEAKER_01: Um, we obviously know in mortgage and real estate, there's a ton of money involved here.
- 45:56SPEAKER_01: And uh, you know, there's there's some motivation there too that uh while I'm still a young buck, I'm gonna go out and uh go out and make a little bit of it.
- 46:04SPEAKER_00: You're not that young.
- 46:07SPEAKER_01: So you're getting just as much gray in yours as I am, so I don't know that I'd be uh laughing too much.
- 46:12SPEAKER_00: I think you're like what seven months ahead of me or something like that.
- 46:14SPEAKER_00: Yeah, something.
- 46:15SPEAKER_00: I got a lot more gray hair in my beard, though.
- 46:17SPEAKER_00: Yeah, well, it's you know, showing me what's yet to come over the next seven months or so.
- 46:22SPEAKER_02: Yeah.
- 46:23SPEAKER_00: Something's great and do cool.
- 46:24SPEAKER_00: I remember I was in Scottsdale, Arizona.
- 46:27SPEAKER_00: I was going to get a coffee, and the damn place didn't have decaf, and I was pissed.
- 46:31SPEAKER_00: And I was on a uh, you and I were voxing back and forth, and you were telling me what your plans are.
- 46:36SPEAKER_00: And I'm like, what?
- 46:37SPEAKER_00: Like, what why would you do this?
- 46:38SPEAKER_00: You have this cushy job with Thrive, and you're you know, this leadership guy, but now it makes all the sense in the world.
- 46:45SPEAKER_00: You have the blueprint, and I'm excited for you.
- 46:49SPEAKER_00: And uh, and it I and I know that that was not an easy decision to do, and so kudos to you for making that.
- 46:56SPEAKER_00: Um, you know, that that's it's it's a big boy move there, Phil.
- 47:00SPEAKER_00: Big boy move.
- 47:01SPEAKER_01: I appreciate that.
- 47:01SPEAKER_01: I'm glad that we have everyone heard it in recording.
- 47:05SPEAKER_01: Dustin paid me a genuine compliment.
- 47:08SPEAKER_01: I just want to make sure like the the the hell hell hath freezed over, and uh, and here we are.
- 47:13SPEAKER_00: Either it's genuine or I've gotten really good at acting.
- 47:16SPEAKER_00: One of the no jokes aside, um, it's gonna be really cool to watch what you what you build.
- 47:23SPEAKER_00: You know, you're you're more capable than anyone I know.
- 47:25SPEAKER_00: Um, I was having a conversation with some of my agents down in Dallas who are thinking about joint ventures or or you know acquiring a mortgage piece to their business.
- 47:34SPEAKER_00: And I'm like, that all sounds good, but I'm gonna run this by Phil because nobody knows more about the mortgage industry than Phil, um, which is another conversation we need to have.
- 47:43SPEAKER_00: But um I'm excited, man.
- 47:46SPEAKER_00: Like, do you have any goals you want to share or any any you know bold claims or or goals that you want to share?
- 47:53SPEAKER_01: Like the the the plan and the goal is to go from zero to a hundred million in a year.
- 47:58SPEAKER_01: And uh 100 million in a year is a is a lofty uh feat and goal.
- 48:04SPEAKER_01: Um, you know, that that puts it in the the very, very, very top echelon of our industry.
- 48:09SPEAKER_01: And uh I've my plan is I got the rest of 2021 to really get some some momentum and then go into 2022 and and really bust it out.
- 48:18SPEAKER_01: You know, a lot of people will roll their eyes at that, uh, especially in our industry, because I know that that's not the the easiest feat.
- 48:24SPEAKER_01: But I think the difference is so many people are start out and say, okay, well, you know, I want to do 25 million this year, or I'm gonna do 50 million, or they they try to work up and they evolve their team along the way.
- 48:36SPEAKER_01: I'm I I'm coaching people and help people that do 100 million plus a year.
- 48:40SPEAKER_01: I'm building my team from the very beginning, like it's a team capable of building and and built to do 100 million a year.
- 48:48SPEAKER_01: And again, you know, what's what's the worst that happens?
- 48:50SPEAKER_01: I only do 50 or 75, like oops, you know what I'm saying?
- 48:54SPEAKER_01: I I stumbled into a to a ton of production.
- 48:57SPEAKER_01: So um, that's the rallying cry.
- 48:59SPEAKER_01: And uh I have full faith that we'll we'll do that.
- 49:02SPEAKER_01: Um, you know, but uh not that I'm giving my way myself a way out, but I think people need I might one of my favorite quotes is is the Leonardo da Vinci quote that says the danger for most of us lies not in uh uh aiming too high and missing it, it's aiming too low and hitting the mark.
- 49:19SPEAKER_01: And so I think that a lot of people, and I actually learned that at a mortgage company orientation years ago, and I won't mention the name because I don't want to lose credibility, but um I I've always I've always kind of held on to that.
- 49:32SPEAKER_01: I'm a guy, let's let's aim really high, even if we don't miss it, that may be higher than if we aimed at a lower goal and then like, yes, we got that goal.
- 49:41SPEAKER_01: Like, did did we leave it all on the field?
- 49:43SPEAKER_00: That's profound as fuck, my friend.
- 49:45SPEAKER_00: It really is.
- 49:46SPEAKER_00: Um that's good.
- 49:48SPEAKER_00: That's good.
- 49:49SPEAKER_00: Um I'm excited, man.
- 49:51SPEAKER_00: I I think you can you can absolutely hit that hit that mark because you know there's a you're not the first person if you hit when you hit 100 million in production for for the first year, you're not the first person to do it.
- 50:04SPEAKER_00: There are many others doing it, most of which you know, and you've kind of you know looked under the hood, so to speak, and you you know how they run their run their shit.
- 50:13SPEAKER_00: And now like you just have to do what they do, right?
- 50:16SPEAKER_00: Exactly.
- 50:17SPEAKER_01: Yeah, I I I you know we'll probably get some, you know, if uh it when we hit 100 million, uh we'll have some people like, oh my gosh, that's like so incredible.
- 50:29SPEAKER_01: Even things that I teach on stage now, most all of it came from a book on the shelf over here, or a mentor, or someone else like you in the industry that I learned from.
- 50:40SPEAKER_01: And I think we make it more difficult, and that's part of the the uh uh peeling back the veil.
- 50:46SPEAKER_01: You can copy your way to the top, right?
- 50:49SPEAKER_01: There's a book, Steal Like an Artist, that talks about content, right?
- 50:53SPEAKER_01: You can watch someone else's content, record a video talking about it, and you know, well, that's your content, right?
- 50:59SPEAKER_01: But I think you can do that with everything else.
- 51:01SPEAKER_01: You can look at someone and emulate exactly what they've done and get the same or better results, and that's okay.
- 51:07SPEAKER_01: We don't need to reinvent the wheel.
- 51:10SPEAKER_01: There are tons and tons and tons of successful people out there that are willing to share their secret sauce.
- 51:15SPEAKER_01: Maybe they don't share every bit of their secret sauce.
- 51:19SPEAKER_01: That's cool.
- 51:19SPEAKER_01: Don't have a problem with it.
- 51:20SPEAKER_01: I'll go to 10 different people and take their best tip.
- 51:23SPEAKER_01: And chances are, when stacked up against someone else, that's probably a better deal.
- 51:28SPEAKER_01: Um, so you know, we need to have some self-awareness on what our strengths are and what advice we take.
- 51:33SPEAKER_01: But it's perfectly okay to go talk to a bunch of people, find out what they're doing in business and go do the exact same thing.
- 51:40SPEAKER_01: I mean, there's ethical standards and things that need to apply, but there's plenty of business out there for everybody.
- 51:46SPEAKER_01: And there's plenty of room at the top, if you will.
- 51:48SPEAKER_01: Um, I mean, there's a ton of people in both of our industries that aren't doing anything.
- 51:53SPEAKER_01: I think the the statistic was, at least in mortgage, if the top 50% did like two extra loans per year, you wouldn't need the bottom 50% or something like that.
- 52:08SPEAKER_01: Um, but the the point of that is in real estate, that's probably even a bigger statistic.
- 52:13SPEAKER_01: The top 30% may be able to do a couple more years and not need, you know, the bottom 70.
- 52:18SPEAKER_01: The point being, there's not as many people out there that are crushing it, especially in social media, right?
- 52:24SPEAKER_01: We see the Facebook version of people's life.
- 52:27SPEAKER_01: We don't see the hundred pictures that weren't good, we just see the one that was.
- 52:31SPEAKER_01: And we're assuming that some realtor has a market dominated or that some loan officer has an office or realtor relationship that they don't.
- 52:42SPEAKER_01: And I'm telling people, if you don't hear anything else I say, go ask.
- 52:47SPEAKER_01: And I'll I'll tell you, even the subdivision I'm in, I thought that there was a realtor because I see her mailers, I see her signs, I see her stuff online.
- 52:55SPEAKER_01: I thought she was just crushing my neighborhood.
- 52:57SPEAKER_01: And we have hundreds of homes in the subdivision.
- 52:59SPEAKER_01: She's only doing like 10% of the business.
- 53:02SPEAKER_01: Like I was shocked, and I even know that that's the case about like she has to be at least doing half, right?
- 53:07SPEAKER_01: Not even close.
- 53:08SPEAKER_01: And that's encouragement for people is there's plenty of business out there.
- 53:12SPEAKER_01: You can go do what someone else is doing, make it your own.
- 53:15SPEAKER_01: But really, the bottom line is just go work a little harder, do a little bit more, focus on a few more details.
- 53:21SPEAKER_01: And that's that's really the magic formula, unfortunately, or fortunately, depending on how you look at it.
- 53:26SPEAKER_00: Right.
- 53:28SPEAKER_00: Very exactly.
- 53:30SPEAKER_00: I think even before that, it starts with a decision.
- 53:34SPEAKER_00: You know, when we're just when we're setting goals, what goals do we pick?
- 53:39SPEAKER_00: You know, and I saw I happened to see Tony Robbins when I was in Dallas last week, and one of the things that really stuck out is um he was talking about our company and the goals we have for a million agents in a hundred countries in 10 years.
- 53:54SPEAKER_00: He's like, You guys are thinking small.
- 53:56SPEAKER_00: Like, are you kidding me?
- 53:57SPEAKER_00: There's 20 million agents on the planet.
- 53:59SPEAKER_00: Um, and and so, and he then he boiled that down individually for what that meant.
- 54:03SPEAKER_00: Like, we're playing small.
- 54:05SPEAKER_00: It takes no extra energy to set your goal for one deal per month or 10 deals per month or 50 deals per month, or whatever it is, it takes no extra energy.
- 54:17SPEAKER_00: But when you set that giant goal that maybe freaks you out a little bit, maybe even makes you laugh, and you're like, what?
- 54:23SPEAKER_00: You make different decisions.
- 54:25SPEAKER_00: You know, because you have your site set on 100 million in 12 months, you're going to make different decisions than if you were just going for 20 mil.
- 54:34SPEAKER_01: Absolutely.
- 54:35SPEAKER_01: You know, and it's funny you say Tony Robbins because one of the first books of his I read was uh Awaken the Giant Within.
- 54:42SPEAKER_01: And uh one of the things that he talks about in there is about um making that decision is the very first thing that you do, right?
- 54:53SPEAKER_01: Once a decision's been made, your actions will follow.
- 54:56SPEAKER_01: But we need to be mentally focused or sold on that, you know.
- 55:02SPEAKER_01: And and two, it's like, okay, well, I've decided that, you know, like I'm I'm a I'm a believer, I'm a Christian, and there's a verse that says, faith without works is dead.
- 55:10SPEAKER_01: And I won't get into the biblical side of what people think that means.
- 55:14SPEAKER_01: But for me, what that means is if I'm made a decision, if I don't actually believe that I've made that decision, I'm not going to go take any action.
- 55:23SPEAKER_01: So very practical use is if you make a decision in your life, but you don't do anything about it, my opinion is you didn't really make that decision.
- 55:32SPEAKER_01: And so that was something I learned directly from Tony Robbins and was freaking super jealous that you saw him, by the way, because he's like one guy that I have not seen in person that I definitely want to hear.
- 55:42SPEAKER_01: Cause he, again, even that concept, while very profound, is not complicated.
- 55:48SPEAKER_01: It's not, and that's that's that's kind of what I keep telling my people and what I'm even telling myself.
- 55:53SPEAKER_01: This isn't a complicated thing.
- 55:55SPEAKER_01: I'm gonna take a few things that I know to be true, and I'm gonna go do that better than the people around me, and I'm gonna focus a little more and read a few more books and add a few more things.
- 56:06SPEAKER_01: Just it's it's it's a battle of the details, and it's not hard.
- 56:09SPEAKER_01: It's really not.
- 56:10SPEAKER_00: No, it's not.
- 56:11SPEAKER_00: And you know, I think the reason why we set our site so low is maybe we're not um a hundred million a year in production is so not normal for us, you know.
- 56:22SPEAKER_00: We don't know anyone that does that.
- 56:24SPEAKER_00: Well, how easy is it, or simple, I should say, how simple is it to just go surround yourself with people who operate at that level?
- 56:33SPEAKER_00: You know, I I remember in real estate when my goal was to make bum bum bum bum a hundred thousand dollars a year.
- 56:40SPEAKER_00: Yeah.
- 56:41SPEAKER_00: And and when I hit it, I was like, holy shit, like uh how do you how do you survive on this?
- 56:46SPEAKER_00: You know, like this this is not going to work for me.
- 56:49SPEAKER_00: And then I started meeting people that make a hundred thousand dollars a month.
- 56:53SPEAKER_00: And and then I have a few friends now, uh one of which I went to high school with that makes over a million dollars a month.
- 57:00SPEAKER_00: And and I'm able to spend time with them and go to lunch with them and talk to them on social.
- 57:04SPEAKER_00: And when you're around people that win at high levels, it becomes normal, I guess, or or um it's not so unattainable.
- 57:14SPEAKER_00: It's like if if that guy, and we used to, you know, we used to go do ridiculous stuff in high school together, can make one to two million a month, why the hell can't I?
- 57:24SPEAKER_00: You know, so that that will help if if you're if you're having a hard time setting a big goal, making the decision that you can do it, you need to meet people that have done it.
- 57:36SPEAKER_00: They're out there, thousands and thousands of them, whatever the hell your goal is.
- 57:39SPEAKER_00: I'm sure there's thousands of people.
- 57:41SPEAKER_01: So, you know, some something that I believe at the core, and and I I don't want to get too philosophical, but it's in line with what we're talking about.
- 57:48SPEAKER_01: I believe that you know everyone puts their pants on the same way, right?
- 57:54SPEAKER_01: No, nobody's any more or less able to go do this stuff, right?
- 58:00SPEAKER_01: I'm not gonna be uh a fashion model or an NBA player, but when it comes to business, when it's intellectual things and taking action, we're all pretty much the same.
- 58:08SPEAKER_01: We have choices, we can do the work or we can't do the work.
- 58:10SPEAKER_01: Talents and abilities can can kind of come and go.
- 58:13SPEAKER_01: However, principles or laws, like success principles and and just laws of how these things happen, those are universal for everyone.
- 58:24SPEAKER_01: If you do this, you get that.
- 58:27SPEAKER_01: If you work at this, you'll be able to achieve that.
- 58:31SPEAKER_01: People really need to understand there's only a few success principles, success laws out there.
- 58:38SPEAKER_01: We just have to figure out how to apply them to our lives.
- 58:41SPEAKER_01: And and a very practical thing is making a decision and following it with action.
- 58:46SPEAKER_01: Just because I made this decision at the end of May and it's 90 days later, and I've I've executed on it, does not mean that every moment in those 90 days, I didn't have moments of, what are you doing?
- 58:58SPEAKER_01: Have you lost your ever loving mind?
- 59:01SPEAKER_01: Or as I'm trying to do the work, I'm like, this is not working, or whatever else.
- 59:06SPEAKER_01: No, but that's part of life.
- 59:08SPEAKER_01: But the decision had been made.
- 59:10SPEAKER_01: There was no going back at that point in time.
- 59:12SPEAKER_01: I could call my boss right now and say, you know what, I've had a complete change of heart.
- 59:15SPEAKER_01: I want to stay doing what I'm doing.
- 59:17SPEAKER_01: And they would probably let me do that.
- 59:19SPEAKER_01: But that's not what I've chosen to do.
- 59:22SPEAKER_01: And so the power in that for people is what if you just made a decision and said, This is where my business is going to be this year or next year.
- 59:32SPEAKER_01: And everything that you did and action you took was because of that decision.
- 59:37SPEAKER_01: And you just, I hate to use the word discipline, so I'll use determined.
- 59:41SPEAKER_01: We'll use determination.
- 59:42SPEAKER_01: Let's just say you were determined to do that thing.
- 59:46SPEAKER_01: And every action you took around that fell in line with it, even if it was for a short period of time.
- 59:52SPEAKER_01: Let's just say we what's we've got seven days left in August.
- 59:55SPEAKER_01: What if for one week you just said, I'm gonna do nothing but take action around that one decision?
- 1:00:00SPEAKER_01: And then I'll then I'll decide if I want to go into September.
- 1:00:03SPEAKER_01: And that seven days, and then all of a sudden you said, Well, I'm just gonna do it for September because I don't know that I can do it the rest of the year.
- 1:00:08SPEAKER_01: And the rest of the year turn to the next year, and all of a sudden you're like, holy crap, like I can do this.
- 1:00:12SPEAKER_01: And the whole face of your business has changed.
- 1:00:15SPEAKER_01: And I it it sounds so philosophical, but it's yet so simple.
- 1:00:20SPEAKER_01: And you know, when we started this podcast thing, I had bosses that used to tell me, like, why are you giving away all the best stuff?
- 1:00:29SPEAKER_01: Like you're creating competition, you're making your competition better.
- 1:00:33SPEAKER_01: I truly believe the reason I was okay with that, and the reason I'll share every secret in quotes that I have is because people won't do it.
- 1:00:44SPEAKER_01: And I'm not thinking bad of people, but the difference between you and the person next to you when you hear the same information at Tony Robbins is whether or not you actually go do it.
- 1:00:55SPEAKER_01: Because most people won't.
- 1:00:57SPEAKER_00: That's it.
- 1:00:58SPEAKER_00: That's it.
- 1:00:59SPEAKER_00: Uh something that I wanted to share that you that you um made me think of.
- 1:01:06SPEAKER_00: Something that I've been doing for um just about a month now.
- 1:01:09SPEAKER_00: I've been using this thing called the Elite Journal.
- 1:01:11SPEAKER_00: And every day to start the day, you write down your top goals.
- 1:01:16SPEAKER_00: What are your top three goals?
- 1:01:17SPEAKER_00: And then right under that, today's top priorities to reach those goals.
- 1:01:23SPEAKER_00: It it goes more in detail than that.
- 1:01:25SPEAKER_00: But if you just write down every freaking morning what your top three goals are and what you need to do that day to reach them, that will change your life.
- 1:01:33SPEAKER_00: That will that will get you doing the things and moving in the direction you need to to actually attain your goals rather than what most do.
- 1:01:41SPEAKER_00: Most don't don't even write their goddamn goals down.
- 1:01:44SPEAKER_00: But let's say you do, like I write mine down every day.
- 1:01:47SPEAKER_00: Yep.
- 1:01:48SPEAKER_00: Write them down every day.
- 1:01:50SPEAKER_00: You're already uh ahead of most.
- 1:01:52SPEAKER_00: But then to actually say, what do I need to do today?
- 1:01:56SPEAKER_00: What are the top priorities to go there?
- 1:01:58SPEAKER_00: That's how you knock out the big goals.
- 1:02:00SPEAKER_00: And so um this is just a fun I like how this conversation is turned this way because it's just it's exciting because I used to set incremental goals instead of exponential goals.
- 1:02:12SPEAKER_00: And now I see exponential results are absolutely possible in a fairly short period of time.
- 1:02:18SPEAKER_00: So why not me?
- 1:02:20SPEAKER_00: Yep.
- 1:02:20SPEAKER_00: What do I need to do to get exponential results instead of incremental?
- 1:02:24SPEAKER_00: You know, going from 20 sales to 40, 40 sales to 60 to 100.
- 1:02:29SPEAKER_00: Well, why not from 10 to 200?
- 1:02:33SPEAKER_00: Absolutely.
- 1:02:33SPEAKER_00: 200 to 600.
- 1:02:35SPEAKER_00: Like people do that shit.
- 1:02:36SPEAKER_01: And they do do that.
- 1:02:37SPEAKER_01: And here's here's the thing.
- 1:02:39SPEAKER_01: So to take that one step further, the reason that writing your goals down works, because some people like, listen, just writing your goal down, like, yeah, maybe you focus on it more, maybe it's top of mind.
- 1:02:49SPEAKER_01: What people don't realize is writing goals down and putting them in memory or positive affirmation, speaking your goals out loud.
- 1:02:58SPEAKER_01: We're programming our subconscious, right?
- 1:03:01SPEAKER_01: Like if you have, you know, this I was I use underwriting pipeline example the other day.
- 1:03:08SPEAKER_01: So we'll do that.
- 1:03:08SPEAKER_01: Let's just say all the loan office were putting crappy files together and they went into underwriting and they had like a bunch of conditions on it.
- 1:03:15SPEAKER_01: Well, then all of a sudden, everyone started submitting good files in.
- 1:03:19SPEAKER_01: Well, those good files get in and out quick.
- 1:03:21SPEAKER_01: It's still going to take a while for the bad files to get out of the underwriting queue, but eventually the good files will overtake the bad ones to where everything in underwriting is a good file.
- 1:03:32SPEAKER_01: Now use that metaphor for your subconscious.
- 1:03:35SPEAKER_01: You have limiting beliefs, self-doubt, negative talk, but then you put determined statements, you put goals, you put positive things in.
- 1:03:44SPEAKER_01: Doesn't mean all that negative stuff eventually is going to go away.
- 1:03:46SPEAKER_01: But now what happens is your feedback loop.
- 1:03:48SPEAKER_01: 70% of what we say, or 70% of what we hear every day are the words that we say.
- 1:03:54SPEAKER_01: So if we're talking negative or limiting, that's programmed to back in.
- 1:03:58SPEAKER_01: Well, then your subconscious is telling you what to say, and it's this vicious cycle.
- 1:04:02SPEAKER_01: Well, if we start writing our goals down, if we start thinking positive things, if we start reading books, if we start saying our things, you know, our positive affirmations, our goals out loud, we're putting good into our self-conscious, subconscious, excuse me, that then is integrated in the words we say, which go back in, and all of a sudden the loop turns positive.
- 1:04:23SPEAKER_01: And I know that some people are listening to me, like, I don't know what the hell he's talking about.
- 1:04:27SPEAKER_01: At the end of the day, it works.
- 1:04:30SPEAKER_01: If you write your goals down, if you speak them out loud, your subconscious hears them.
- 1:04:35SPEAKER_01: We all know we only use them, what 10% of our brains.
- 1:04:38SPEAKER_01: What's the other 90% doing?
- 1:04:40SPEAKER_01: Can you tell me that that other 90% isn't moving your body forward because the conscious part of your brain told it to?
- 1:04:47SPEAKER_01: That's right.
- 1:04:48SPEAKER_01: We can think differently, but I've seen a lot of people that apply this, and they're the ones that go 10 to 200 in a year.
- 1:04:54SPEAKER_00: And it's crazy.
- 1:04:55SPEAKER_00: It's so the subconscious, the unconscious, whatever you want to call it, uh, an analogy that that I heard that just makes so much sense is your conscious mind, when you're like actually deciding on your goal and writing it down, your conscious mind sets the destination, your unconscious mind steers the ship.
- 1:05:13SPEAKER_01: Oh, I like that.
- 1:05:13SPEAKER_00: Yeah, and guides the ship.
- 1:05:15SPEAKER_00: And and that's why it's it's all so important.
- 1:05:18SPEAKER_00: And I've seen huge um huge growth just since June when I really dove in and did some intense training on this stuff.
- 1:05:26SPEAKER_00: It's mystical or magical or whatever the hell you want to call it.
- 1:05:30SPEAKER_01: Um, I mean it is, and it's not like it is because we don't fully understand it.
- 1:05:34SPEAKER_01: I don't understand the science of how it all works.
- 1:05:37SPEAKER_01: What I know is my subconscious, it plays a much bigger role in my life than I would like to give it credit.
- 1:05:42SPEAKER_01: So my conscious mind has to make sure I'm putting as much good in as I can so that it's in your analogy, steering in the right direction.
- 1:05:49SPEAKER_01: And if if people would just work a little harder, focus on some details, write their goals down, like very basic things, read an extra book, it'll take care of itself.
- 1:05:59SPEAKER_00: It does.
- 1:06:00SPEAKER_00: Well, I love that the that this conversation went that direction because I think that's super helpful for a lot of people.
- 1:06:05SPEAKER_00: Um I want to be uh you know respectful of your time.
- 1:06:10SPEAKER_00: Let's uh let's wrap this thing up with the rapid fire questions.
- 1:06:13SPEAKER_00: Um last time you were on the show, um, I know we did it, but you know, people change.
- 1:06:18SPEAKER_00: So my my questions have changed a little bit.
- 1:06:21SPEAKER_00: All right, my friend.
- 1:06:22SPEAKER_00: So either or you can just pick one or the other, you can elaborate if you choose to, but certainly don't have to, hence the rapid fire.
- 1:06:29SPEAKER_00: And uh then we'll wrap it up with telling people where they can find you and where they can reach out if they need a kick-ass loan officer in Texas or beyond.
- 1:06:38SPEAKER_00: Um Facebook or Instagram?
- 1:06:41SPEAKER_01: Instagram.
- 1:06:42SPEAKER_00: Instagram or LinkedIn Instagram books or podcasts.
- 1:06:53SPEAKER_01: I'm a podcaster and I still want to say books.
- 1:06:55SPEAKER_01: I I it has to be both.
- 1:06:58SPEAKER_01: Okay.
- 1:06:58SPEAKER_01: I'll allow it.
- 1:06:59SPEAKER_00: I I I I gotta have a both.
- 1:07:01SPEAKER_00: I'll allow it.
- 1:07:02SPEAKER_00: Well, let me say this Instagram or podcast.
- 1:07:06SPEAKER_00: Ooh.
- 1:07:07SPEAKER_00: Podcasts.
- 1:07:08SPEAKER_00: All right.
- 1:07:09SPEAKER_00: Um iPhone or Android?
- 1:07:11SPEAKER_00: iPhone.
- 1:07:12SPEAKER_00: Good call.
- 1:07:12SPEAKER_00: Although you're a PC user, so uh although my Mac screwed me up.
- 1:07:19SPEAKER_01: You are my PC got to this recording on time.
- 1:07:22SPEAKER_00: Yeah, mine.
- 1:07:23SPEAKER_00: I was like, oh shit, I don't have enough USB ports in my new Mac mini for my microphone, so we had to start this thing late.
- 1:07:30SPEAKER_00: I apologize.
- 1:07:31SPEAKER_00: Uh burgers or pizza?
- 1:07:34SPEAKER_00: Burgers.
- 1:07:35SPEAKER_00: New York or LA?
- 1:07:37SPEAKER_00: New York.
- 1:07:38SPEAKER_00: How about neither right now?
- 1:07:39SPEAKER_00: Right.
- 1:07:40SPEAKER_00: Yeah, well, yeah, yeah.
- 1:07:41SPEAKER_00: I agree with you on New York though.
- 1:07:43SPEAKER_00: Um NFL or NBA?
- 1:07:46SPEAKER_02: NFL.
- 1:07:47SPEAKER_00: NFL or Major League Baseball.
- 1:07:53SPEAKER_00: Major League Baseball.
- 1:07:55SPEAKER_00: Oh, okay.
- 1:07:56SPEAKER_00: Uh Mountains or beach?
- 1:07:58SPEAKER_00: Mountains.
- 1:08:00SPEAKER_00: Podcasts or vlogs?
- 1:08:02SPEAKER_00: Podcasts.
- 1:08:03SPEAKER_00: YouTube or Facebook Live.
- 1:08:05SPEAKER_00: YouTube.
- 1:08:07SPEAKER_00: Rich Dad Poor Dad or Millionaire Real Estate Agent.
- 1:08:11SPEAKER_01: Rich DadPord.
- 1:08:13SPEAKER_00: Uber or Lyft?
- 1:08:14SPEAKER_01: Uber.
- 1:08:16SPEAKER_01: Delta or American?
- 1:08:19SPEAKER_01: Excuse me.
- 1:08:20SPEAKER_01: I don't know if I can cuss in your podcast or not.
- 1:08:22SPEAKER_01: I already did.
- 1:08:22SPEAKER_00: Um I already set the table.
- 1:08:23SPEAKER_00: It's all good.
- 1:08:24SPEAKER_01: Okay.
- 1:08:24SPEAKER_01: Um only American because only because Dallas is a huge hub for American.
- 1:08:29SPEAKER_01: Because you're forced into it.
- 1:08:30SPEAKER_00: Yes, yes, I am forced into it.
- 1:08:32SPEAKER_00: American or Southwest.
- 1:08:36SPEAKER_01: I uh before this week, I would have said Southwest.
- 1:08:39SPEAKER_01: After this week, I will say American.
- 1:08:41SPEAKER_01: Really?
- 1:08:42SPEAKER_01: Okay.
- 1:08:42SPEAKER_01: I had a rough Southwest experience to Vegas and back.
- 1:08:45SPEAKER_01: Yeah.
- 1:08:46SPEAKER_00: You know, maybe this is bougie of me to say, but Southwest doesn't have a first class section.
- 1:08:50SPEAKER_00: So right.
- 1:08:51SPEAKER_01: No, I see that's the thing is I typically fly first class American and I fly Southwest a lot because it's it's cheaper, it's a little easier.
- 1:09:00SPEAKER_01: During COVID, they kept all the center seats open.
- 1:09:03SPEAKER_01: So it's like it was good, and and a lot, not a lot of flights were full.
- 1:09:06SPEAKER_01: Now all the flights are almost completely full.
- 1:09:08SPEAKER_01: And so I won't.
- 1:09:09SPEAKER_01: Uh it's not that I'll never fly southwest again, but if I have to go more than an hour and a half, I won't.
- 1:09:14unknown: Yeah.
- 1:09:14SPEAKER_01: Like because it was it was a two and a half hour flight and I'll never do it again on Southwest.
- 1:09:17SPEAKER_00: Yeah, I hear you, man.
- 1:09:19SPEAKER_00: Last one, Gary Vee or Grant Cardone.
- 1:09:21SPEAKER_00: Gary V.
- 1:09:23SPEAKER_00: Nice.
- 1:09:24SPEAKER_00: All right.
- 1:09:24SPEAKER_00: Where can people find you?
- 1:09:25SPEAKER_00: Where can they follow you and um connect with you?
- 1:09:28SPEAKER_01: Well, since I'm a big Instagram fan, it's just at Phil Treadwell on Instagram, uh, my podcast, mortgage marketing expert.
- 1:09:35SPEAKER_01: Uh, you can see a link tree that has all the links uh at mmepodcast.com.
- 1:09:40SPEAKER_01: Love it.
- 1:09:40SPEAKER_01: Phil, I'm excited for you, man.
- 1:09:42SPEAKER_01: I appreciate it.
- 1:09:43SPEAKER_01: So I got one question for you, and then we can go.
- 1:09:45SPEAKER_01: Oh, tables have turned.
- 1:09:46SPEAKER_01: All right.
- 1:09:46SPEAKER_01: When are you going back to uh selling and listing real estate?
- 1:09:50SPEAKER_00: Never.
- 1:09:51SPEAKER_01: After all this inspiration we've been giving, come on now.
- 1:09:54SPEAKER_00: Yeah.
- 1:09:56SPEAKER_00: See, I've you found a company that just has a model that works for you and everything you're trying to do.
- 1:10:02SPEAKER_00: I have also, and so now I don't need to go back to sales to accomplish what was like the itch that I want to scratch, I can accomplish without having a sales team.
- 1:10:15SPEAKER_00: Absolutely.
- 1:10:16SPEAKER_00: So that's what yeah.
- 1:10:18SPEAKER_00: Good question, though.
- 1:10:20SPEAKER_00: Phil, appreciate you, man.
- 1:10:21SPEAKER_00: Man, I appreciate you having me on, brother.
- 1:10:23SPEAKER_00: Absolutely.
- 1:10:23SPEAKER_00: I'll talk to you soon.
- 1:10:24SPEAKER_00: So now you see what I mean.
- 1:10:25SPEAKER_00: When I first heard what he was doing, I rolled my eyes.
- 1:10:27SPEAKER_00: I'm like, why would you do that?
- 1:10:28SPEAKER_00: I thought you valued your time, I thought you valued your quality of life, but that's why he's doing it because there's so much damn opportunity, and hardly anybody is is executing the way that they could and should be.
- 1:10:41SPEAKER_00: How amazing is that?
- 1:10:42SPEAKER_00: And I believe that is absolutely true for real estate agents as well.
- 1:10:46SPEAKER_00: The exact same reasons why he's jumping back into production as a loan officer is the same reason why you can absolutely still crush it today.
- 1:10:55SPEAKER_00: The opportunity has not passed.
- 1:10:57SPEAKER_00: If anything, it's even stronger because of all the tools you have available, all the resources, all the people that you can learn from and model.
- 1:11:05SPEAKER_00: Getting wildly successful in real estate is a very simple thing.
- 1:11:10SPEAKER_00: It's not uh rocket science, it's not inventing something new that the world's never seen.
- 1:11:16SPEAKER_00: You just have to find people that have done what you want to do and frickin' do it.
- 1:11:21SPEAKER_00: Okay, that's it.
- 1:11:22SPEAKER_00: So if you can do that, you can go from 10 sales to 100.
- 1:11:26SPEAKER_00: You don't need to go from 10 to 20.
- 1:11:28SPEAKER_00: You don't need to go from 20 to 35.
- 1:11:32SPEAKER_00: Why not go from 20 to 200?
- 1:11:34SPEAKER_00: You can do it.
- 1:11:35SPEAKER_00: Many, many, many, many people have done it.
- 1:11:37SPEAKER_00: Just do what they did.
- 1:11:39SPEAKER_00: I hope that was helpful for you guys.
