- 3:32Also, let's not forget the tried and true real estate agent referrals.
- 3:35Guys, I don't know about you, but listen, NAR and everyone on the data is still showing
- 3:39that people are still, as a matter of fact, there's an increase of people using agents
- 3:43to help them buy a home.
- 3:44So don't get blinded by the bright, shiny object in the squirrel distraction.
- 3:49People are still using agents to buy a home and they will continue to do so.
- 3:52Now, well, that looked different in the coming years, perhaps, and yes, and I've got some
- 3:55upcoming free training in classes to share with you about that, which will be putting

- 5:03here.
- 5:04And that's only for the month of November.
- 5:06All right, so moving forward, my special guest this week is Larry Batagg and I wanted
- 5:11to bring Larry on because just not only a great quality guy, man, I just love to hang
- 5:15around, you know, good people, right, who doesn't.
- 5:18But Larry, he recently presented at the Todd Duncan sales mastery event and he talked
- 5:23about how he has been growing his organic engagement and leads and business from Facebook
- 5:29organically.
- 5:31That means not running ads.
- 5:32He still does also do ads, but I thought it was relevant for him to talk about how, I believe
- 5:37it's in 2018 thus far, he's generated $122,000 in income directly from Facebook organic.
- 5:44All right, last year in 2017, I believe it was about 80 to 110 Larry go through the exact
- 5:50numbers on that, but he's been growing every every year since he's actually been very
- 5:53intentional about his plan there.
- 5:55And we'll talk about how he does that, how he engages, how he builds a tribe, how he divides
- 5:59up time, business versus personal, et cetera.
- 6:03And you know, kind of what his structure is around being able to build a sphere of influence
- 6:07that leads to actual transactions and loans on Facebook organically.
- 6:12And so I thought this would be a relevant conversation to share with you, hopefully you feel
- 6:15as well.
- 6:16Like this episode or any of the others, as always, leave us a little comment ranking on iTunes,
- 6:21Stitcher, Google Play, on the blog, wherever you're listening to this, wherever fine podcasts
- 6:25are sold.
- 6:26So without further ado, let's get into this week's show.
- 6:30Larry, welcome to the show.
- 6:32Hey, thanks for having me.
- 6:33Really great.
- 6:34We'll be here today.
- 6:35You know, it's funny.
- 6:36I was looking at Facebook and how you connect and become friends with people.
- 6:41Interesting enough.
- 6:42I think we've been friends since 2010, right?
- 6:45Facebook friends?
- 6:46Funny as that.
- 6:47It's a long time.
- 6:48Yeah.
- 6:49And we've never had a conversation until today.
- 6:51The beauty of Facebook, right?
- 6:53Okay.
- 6:54You are here today because I heard about this amazing presentation you did at sales mastery
- 6:59with Todd Duncan and all about how you're able to generate business organically, if you
- 7:05will, right?
- 7:06Not running ads on Facebook.
- 7:07So we're here to talk about that.
- 7:09But give us your version of who is Larry?
- 7:12What's he all about?
- 7:13Why do you do what you do?
- 7:14Well, I'll give you a quick nickel version on me, but you know, I was the old five kids
- 7:20group in the far western suburbs of Chicago, and I'm living and moving into the St.
- 7:25Charles.
- 7:26I'm married.
- 7:27I got five kids in my own.
- 7:28I got a 1917, 15, 13 in the 11-year-old kid.
- 7:33My third year of law school, you know, in law school, they say the rule in law school is
- 7:37the first year.
- 7:38They scared you death.
- 7:39The second year, they worked you death, and third year, they bore you death.
- 7:41I was in the bore death year.
- 7:43They're going to class me to mine, beg me to get into mortgages, and I said, I'm not
- 7:46going to do sales because my whole family is in medicine law.
- 7:49But I have so bored.
- 7:50I thought I'd give it a shot, and I worked with this company called Northwest Mortgage
- 7:53and Northwest actually ended up buying out wells when well from bankruptcy in 1999, and
- 7:58they ended up acquiring them and changing their name.
- 8:01And so I would work there until about 2000, and in 2000, I interviewed with 18 companies,
- 8:07came over to Tree Creek Mortgage, been there ever since with myself and a processor.
- 8:11Now I'm the vice-president of national production, and I run a region, I run a branch.
- 8:16And got a good wife and a good life.
- 8:18So it's great.
- 8:19That's awesome.
- 8:20Good wife, good luck.
- 8:21Did you say you interviewed with 18 companies?
- 8:23Yeah, I think I was 17 or 18, I forgot what it was, but at the end of the day, when I did
- 8:28that whole thing, you know, I just remember everybody just jumping off cliffs, and the
- 8:34whole world was imploding, and everyone had to go find someplace else.
- 8:37And we had 55 loan officers in our branch, we did a billion dollars in 1999.
- 8:43And by the end of the year, we were down to five L.O.'s that all left other companies,
- 8:47like Panics inside.
- 8:49But I'm like, I just remember thinking to myself, you know, God doesn't operate in a Panic
- 8:53mode, so I can't panic.
- 8:54And I have the feelings, but I'm like, I'm going to bet this thing out.
- 8:57So I just, I talked to everybody over the course of that year, and by the time I made my
- 9:01swish, there were people that literally were on the second, third companies.
- 9:05And so I just haven't left since, so there's a Panic year, but I didn't operate in Panic
- 9:10mode, so that was one of the nice things I've done in my life.
- 9:13That's an awesome story.
- 9:14I've talked about loyalty, man.
- 9:15You don't really hear that very much in this industry, huh?
- 9:18I think, you know, you got to find a symbiotic relationship where they treat you well, and
- 9:23you, I think, do what you say you're going to do.
- 9:26And so any relationships, you know, that's never perfect.
- 9:29I mean, every marriage has its ups and downs, but it's been a great marriage.
- 9:32It's funny.
- 9:33It's in some ways it is like a marriage, the company you work for.
- 9:36It is.
- 9:37You spend more time with your employer than you do with your own family, you know?
- 9:41That is so true.
- 9:42So true.
- 9:43All right.
- 9:44So I don't even have these in front of me, but for those that listening, you know, non-offices
- 9:47are always want to get a sense of, you know, volume units, whatever, whatever you can
- 9:51share on that from me, let's just say 2017 if you want to look back on that.
- 9:54Yeah.
- 9:55So, you know what?
- 9:56I think what's kind of unique for me is I'm in a situation where I've gone to a
- 10:00non-producing branch manager role.
- 10:02And so people say, well, you do not produce.
- 10:04No, I do produce, but even though I'm a non-producer, and so how do I produce?
- 10:08I go out and I make it rain.
- 10:10And when I say make it rain, I'm out every week, every day I'm talking to realtors.
- 10:13I've hired two people on my team, and I refer all my business to them.
- 10:17I don't pre-qual, I don't pull credit reports.
- 10:21I don't meet with clients, but I will tell you that I've got a huge database.
- 10:25I'm going to tell you with running a region, with running my branch, with doing a recruiting
- 10:29nationally.
- 10:30You know, for me, I'm going to tell you, I'm probably sitting around 30 million a year,
- 10:35and that's with me, spending maybe two to three hours a week with face-to-face referral
- 10:40sources, as well as digging into my database, and that's outside of Facebook.
- 10:45So the Facebook I'm going to tell you, I will tell you exactly my numbers, but I'm over
- 10:49$100,000 for this year, as far as off of Facebook, but as a part-time producer, by non-producing
- 10:57and giving it to my team, I'm about $25,000 to $30 million.
- 11:00All right.
- 11:01Thank you for sharing that.
- 11:02Get that out of the way.
- 11:03So, yeah.
- 11:04You alluded to the Facebook.
- 11:05I'm just looking at my notes from our last conversation.
- 11:07Like you said, $100,000, you said for this year so far from Facebook?
- 11:11Yeah.
- 11:12So, my history, you know, I hopped on Facebook, I'm going to think of my numbers here.
- 11:16My numbers, I started in 2011 tracking them, and so I got, I mean, $8,000 that year.
- 11:23The next year, I doubled, I made $16, next year, I made $32, the next year, I bumped
- 11:28up to $40, and then I went to $80, and last year, I made $122,000 off of Facebook, and
- 11:33this year, I'm exactly at, probably, about $100,000, so far this year.
- 11:38And that's not running Facebook ads, and that's what really kind of grabbed my attention
- 11:41is, because you've done this in a very, like I said, the word organic, not running ads,
- 11:47not paying to get your name in front of people and all that stuff, so how have you done
- 11:51that?
- 11:52Before you answer that question, let me back up.
- 11:55Did you intentionally try in, you know, when you first started that first year, you know,
- 11:59got 8 grand off of Facebook, whatever, were you intentionally trying to grow your business
- 12:02on Facebook?
- 12:03So, just backing up really quickly, so there's a site I'm sure you've heard of, it's called
- 12:08Active Rain, and Active Rain, I was, I was number one in a state of Illinois on Active
- 12:14Rain, I was 77th in the world, and I got into blogging by accident and took off, and
- 12:18I got, I think it was 136 closing off of blogging.
- 12:21The problem with blogging is that it takes a lot of time to go ahead and create a blog,
- 12:25and I would blog every single day, and sometimes it was short, sometimes it was a little longer,
- 12:29long story short, my internet got shut down for three months, but as we moved from home
- 12:33A to home B, bad habit created, I never got back on Active Rain, so I hopped on this thing
- 12:39called Facebook, which was newer at the time for social purposes, and started getting
- 12:45business, and it wasn't until 2011, I started really tracking.
- 12:49And so, people ask me all the time, how do you know what revenue is coming from Facebook?
- 12:54And so, the way that I know this is two sources, and I'm talking about the organic free part
- 12:59of Facebook, you know, later on, you know, when I teach, I teach also about the paid advertising
- 13:04and about business pages, but for the sake of this conversation here, what I'm talking
- 13:08about is just the organic part.
- 13:11So every single new lead, I say lead, someone that says I want to come in for a loan application,
- 13:17that's the revenue.
- 13:18And so, that person becomes revenue, the second one would be Joe Realtor or Mary Realtor.
- 13:24If Joe and Mary Realtor, I've been, finally, I'll say stalking or hunting them, and I want
- 13:29to create a relationship with them.
- 13:31It might take me six months to get that relationship, if I'm lucky, and fortunate, and if I had
- 13:35gone and closed those gaps, well, every single closing that comes out as a result of that
- 13:40relationship gets added to Kitty as well too.
- 13:43You didn't get on Facebook to generate business initially, it was to be social.
- 13:49It was to be social.
- 13:50It was to maybe build a little bit of an audience and see, you know, I keep everything I do with
- 13:59social media, and when I leave my car, leave this building, I think about the brand that
- 14:05I want to go ahead and make sure that's out there.
- 14:06And so that brand, it's not Cherry Creek Mortgage.
- 14:10Cherry Creek Mortgage supports the Larry Bettec brand.
- 14:13If I went back to work for Wells Fargo, if I worked with somebody else, it was all
- 14:17to be about me, they don't work with me, the company because they work with me, and
- 14:22so I want to make sure that the image, that the brand, that the knowledge, that stuff
- 14:28that's being shared was about the Larry Bettec brand, and see if it can build something
- 14:32from there.
- 14:33And what had happened, I started getting leads that transferred, really, from actor
- 14:37brain over to Facebook, and then I realized this was a good venue to go ahead and create
- 14:42a whole new mechanism to generate that company.
- 14:44All right, all right, good.
- 14:45So just kind of like it dawned on you, you're like, hey, this is kind of the new actor
- 14:48of rain.
- 14:49Really?
- 14:50Yeah.
- 14:51Yeah.
- 14:52Okay.
- 14:53So how do you go about, now I'm sure your approach is different in that you've seen and
- 14:58tracked how it works, but how do you, that's the big question, right?
- 15:02Because there's always that argument that, you know, by the way, you have a Facebook
- 15:05business page, right?
- 15:06I do.
- 15:07Yeah.
- 15:08But you know, there's the old argument that your personal profile is for personal stuff,
- 15:13right?
- 15:14Kids, family, friends, all that kind of just people have to hear about your business.
- 15:16Yep.
- 15:1720% business.
- 15:18Yeah.
- 15:19How do you, how do you dance around that?
- 15:21Well, I think it's pretty easy to get asked at all the time.
- 15:24And so, you know, I'm going to turn around and ask you a fun question.
- 15:27But if you have a business page, what are you trying to go ahead and do with that business?
- 15:30Tell me what you're trying to get out there.
- 15:33I'm trying to build my brand, my positioning, and thought leadership.
- 15:37Yeah.
- 15:38Okay.
- 15:39So you got that.
- 15:40So the day, really, the brand that you're trying to get out there is you.
- 15:44And so the reality, when I have people say, I don't want to go ahead and I want to keep
- 15:49them separate.
- 15:50Well, really, what you're saying is I want to have a small segment of the population look
- 15:55at my business page where realistically, I'm like, forget that.
- 15:58I want the entire population to look at me, you know, look at me.
- 16:01I want you to look at me.
- 16:02And by the way, I would remind you that I'm in mortgage lending.
- 16:06So I say, forget it.
- 16:07If that's case, you know, you want to turn down money because you want to isolate yourself.
- 16:12And here's the big number that people don't figure out.
- 16:15You know how many people you can have on a Facebook personal page or 5,000, right?
- 16:18Yeah.
- 16:195,000.
- 16:20And a business page can have millions.
- 16:21And so I think about Michael Hyatt.
- 16:23I think about Michael Jordan.
- 16:25Michael Hyatt's got 300,000 subscribers or Michael Jordan, I think he's got millions.
- 16:30And so once I become more popular than my 5,000, then my business page at that point becomes
- 16:35my venue.
- 16:37But the reality of it is, I'm not above that.
- 16:39I think I'm right above 4,900 right now.
- 16:43And so I have more on my business page than really my personal page becomes my banner.
- 16:49And the reason that is is because right now I think I'm saying between 7,800 people on
- 16:53my business page, those people on my business page either had it by me organically or I had
- 16:58to invite them.
- 16:59So at best, the most important part is there a subsection of all the friends in my personal
- 17:06page.
- 17:07And why do I want to go ahead and market to a subsection where I really want to market
- 17:10everybody?
- 17:11That's interesting.
- 17:12And of course, there's the discussion around organic reach is pretty much non-existent particularly
- 17:17on the business page.
- 17:18Let's just take that.
- 17:20And that if you want to reach people on your business page, you're going to have to pay
- 17:23for it.
- 17:24Correct.
- 17:25Okay.
- 17:26So then how do you integrate the two business and personal without like getting people to
- 17:29tell you to stop promoting your business?
- 17:33So if you and I became friends, I mean, how many times do you have this happen?
- 17:38We became friends on Facebook and within a minute, within an hour or within that day,
- 17:44that new friend is instant messaging you and say, hey, you know, let me get together
- 17:48and talk to you about my insurance services.
- 17:50I mean, what's your initial reaction to that?
- 17:52Well, no thanks, man.
- 17:54Yeah, it's a big stiff arm.
- 17:55I don't want anything to do with that.
- 17:56And so the reality of it is, as far as the business page, again, that's a subsection.
- 18:02And so for me, some of the stuff that I do on my business page is really used for educational
- 18:07purposes.
- 18:08And I'm knowing that I'm getting a small subsection.
- 18:11So I have this formula on my personal page, but the whole formula stems from three things.
- 18:18It's no me, like me, trust me.
- 18:21And if you think about it, we're just talking about Todd Duncan.
- 18:23Todd Duncan is the master, I mean, the master of the high trust interview.
- 18:28And so reality of what Todd Duncan is trying to do is go ahead and find out holes and
- 18:33gaps and people's needs.
- 18:34And you're seeing if you can go ahead and have a relationship with them.
- 18:37If it's a fitting relationship, and then if you can you close those.
- 18:39Well, for myself on Facebook, I want to know me, like me, trust me.
- 18:43So how can people trust me if they don't like me?
- 18:47How can people like me if they don't know me?
- 18:49So I have to go through those things and it has to be in that order.
- 18:53So I'll talk a little later as soon as we want to get into it about my stalking mechanism.
- 18:57But I hate to work stalk because as an attorney, you know, I used to be a, you know, in the
- 19:02state's attorney's office, we prosecute stalkers.
- 19:04I'm not talking about the criminal stalkers.
- 19:06What I'm talking about are people like you go fuzz on hunting, you know, you want to,
- 19:10you want to achieve an end result.
- 19:13And so I don't want to be that sales guy that you and I just talked about where, you
- 19:16know, friends you and shoved you crap in your face.
- 19:18I mean, that's an instant, you know, go get away from me, you know what I mean?
- 19:22Yeah.
- 19:23Yeah.
- 19:24Oh, well, let's talk about your, you know, I don't want to use the word stalking.
- 19:28What use, what do you use, friend thing?
- 19:31Yeah, I use talking, but I say friendly stalking.
- 19:34And so because here's the thing with friendly stalking, friendly stalking means, you can
- 19:39always tell me no.
- 19:40And, you know, at the end of the day, I go ahead and I go back on the weeds to pop up
- 19:45another day.
- 19:46So, you know, the first thing I do is I study my audience.
- 19:49And so I'll tell you the two pieces.
- 19:51One is I friend every single person I know if I know them.
- 19:54So when I say that, you get friend requests, we don't know.
- 19:57And if they don't have mutual friends, you know, I, I, I, when I was on stage, I was
- 20:02talking about, you know, once a week, I get some 18 year old girl from Russian bikini
- 20:07with her finger on her lip, you know, in a certain post, you got three friends.
- 20:12That's not someone I'm friending, okay?
- 20:14And for the woman after they always asked me, what about that creepy guy?
- 20:17I don't want the creepy guy.
- 20:18I want real people.
- 20:19And so at the end of the day, I'll friend everybody.
- 20:23But if I have targets, so we talked about the two income revenues.
- 20:26One is every single person that calls me for my office for pre-qual.
- 20:33So before I hand them off to my team, I will go ahead and say, Hey, oh, your
- 20:37George, okay, let's go ahead.
- 20:39Are you that guy right now with a hat on Facebook?
- 20:41Oh, okay, all right.
- 20:42Well, we're, we're protecting that.
- 20:43Great.
- 20:44Let me get you with my team and then we'll go ahead and take care of you.
- 20:47And so I'm friending everybody and then the people that I'm stalking would
- 20:51be referral sources that I think that we might be able to go ahead and have a
- 20:54relationship with it.
- 20:55So what I do is this I will now let's not forget my recipe is for over a hundred
- 21:01thousand dollars a year.
- 21:02But I like what you asked me last when we spoke last.
- 21:07You said that seems too good to be true.
- 21:10What is?
- 21:11But at the end of the day, if you take a look at my track record, if you figure
- 21:15this out earlier than I do, you can expedite this.
- 21:18You don't have to go the eight to 16 to 32.
- 21:21But I finally realized a couple of years in that this, I think it was when I
- 21:24was hit 40,000 year, that this is a great, you know, income source.
- 21:29But if you do this in a methodical way, you can expedite this process.
- 21:32So I'm going to, um, am I stalker moments?
- 21:35I'm going to say I want to work with you.
- 21:38I'll friend you and then I'm going to study you.
- 21:40Am I saying it's going to study you?
- 21:42I'm going to study you for at least a couple of weeks.
- 21:44I'm going to see what your likes are.
- 21:45There's a likes page.
- 21:46There's an interest page.
- 21:47I'm going to find out things.
- 21:49And in order for this to work, it has to be authentic.
- 21:52And so I'm going to find commonalities that you and I both have.
- 21:55And I'm going to lean into those.
- 21:58I'm going to see also as far as your posts.
- 22:00And so my, my first interaction with someone will be no earlier than a week.
- 22:06No later than two weeks then.
- 22:08I'm going to like something that you post it.
- 22:12Yeah, but I like something you post it.
- 22:14Um, and I'm not going to make any kind of comment on it at all.
- 22:17And then maybe the next week or two, I might find something else that you say.
- 22:21And I might respond to something.
- 22:23Dude, you rock this or spot on, um, and to find a sense of agreement.
- 22:28And then, you know, you kind of build from there.
- 22:31And, you know, I, I have this great story.
- 22:33There's a woman by name of Tammy Kling, uh, Facebook and I wrote a book and, um, you know,
- 22:39she's a New York Times best-selling author and I wanted to get her advice.
- 22:42And so I did this and I, I friended her and then I ended up, uh, liking her.
- 22:47And then I ended up, you know, a week or two later commenting on a couple of things I really
- 22:52go passionate about.
- 22:53She was right about where they support him.
- 22:55And then next thing, you know, I instant message her pretty soon.
- 22:59Yeah, she coaches Richard Branson.
- 23:01She coaches, uh, TD Jakes.
- 23:03She coaches a lot of NFL players.
- 23:05She asked me to come down to her house where I think that she calls the conversation.
- 23:10And only 100 people are allowed there.
- 23:11And so I, I got to go down to the conversation and I'm hanging with her and we're talking about my book.
- 23:15And, um, it all started by, you know, a slow stalking and finding common, common elements.
- 23:21So you said it's got to be authentic.
- 23:24Have you ever had times where you friended somebody and then for whatever reason you
- 23:28decided that they weren't right for you just based on your engagement you saw on Facebook?
- 23:32It wasn't like authentic.
- 23:34Yeah, I mean, I think I see that all the time.
- 23:35I think there's a lot of people that are not authentic.
- 23:37And so at the end of the day, I don't want to, you know, I'm not going to go ahead and turn down business.
- 23:42But if it's a sleazy person, an unethical person or someone that's not
- 23:47costing much brain damage in my personal life, you know, I'm not going to, you know, um,
- 23:51engage.
- 23:52I got someone stalking me right now.
- 23:54And I coached this person at one point in my life and this person is now trying to imitate me.
- 24:00And I can tell you that it's big form of flattery in a positive sense when one wants to imitate you,
- 24:07but I can tell you that this person is not authentic.
- 24:11And as in the day that they're not being who they really are.
- 24:15And so the truth of the matter is we're all broken people.
- 24:18And so, you know, when I go ahead and post on Facebook, I got this great recipe.
- 24:22And with authenticity.
- 24:25But when I go ahead and say something to the fact that, you know, I feel like marrying my kid in my back yard
- 24:31today because he's right.
- 24:32Me nuts, I can tell you there's a million married parents out there that have the same feelings.
- 24:37Now, I'm not going to go into specifics as to what my child done or had done.
- 24:41I'm not going to go ahead and say my wife hit me or the frying pan sleeping on the couch.
- 24:46You know, I am going to say I understand, you know, I'll make some kind of quip self-deprecating quip as far as,
- 24:52you know, my wife, what I want to trade me into a newer model.
- 24:56And everybody gets that.
- 24:57And so you want to find these common elements without getting too specific on your negatives, you know.
- 25:02All right.
- 25:03Let's go back to the stocking friendly stocking thing for a moment because that sounds like largely it's real turrets that you're pursuing that with.
- 25:09Realtors, you know, financial planners, attorneys, people that are referral sources, builders.
- 25:15You know, the neat thing is I really, really believe in my heart of hearts.
- 25:18The neat thing about Facebook is it's safe.
- 25:21When I go stop in a realtor's office, my realtor's love me.
- 25:25I love them, but that's one realtor in one office, the other 80 agents don't know me.
- 25:31They don't trust me.
- 25:32They don't know anything about me and they know I'm there for selfish motives in their mind that I want their business.
- 25:39But if I backdoor this whole thing and start creating relationship online, it'll never be a relationship,
- 25:45but can be either started or nurtured online and that can transfer over to the festival.
- 25:51You know, how do you know or what kind of a process do you use to determine when it's right to take the online offline and go for a meeting, let's say.
- 26:02It's got thing more than anything.
- 26:05I think if you're a decent relationship, you'll figure it out.
- 26:08You know, I have this realtor.
- 26:10I just gave this presentation just recently to a board of realtors here locally.
- 26:14And a realtor at a break said to me, said, um, so an intermission said, Hey, are you stalking me?
- 26:22And I said, actually, it was.
- 26:24And I said, but let me tell you why this works is because he was Chris and I said, Chris, you love grilling.
- 26:31You love smoking cigars.
- 26:32You like craft beers and you're passionate about family.
- 26:36And honestly, I know that I don't even look at your Facebook profile because I could tell you that and you tell me if I'm wrong with any of the stuff.
- 26:41He's like, no, you're right.
- 26:42He's about on.
- 26:43And so I like the opportunity of having this friendship that might be able to evolve into something more authentic.
- 26:48And so from that point on, it was actually at that meeting that, you know, it kind of put the nail in the relationship that we're done.
- 26:55We've already started that relationship, but for me, we all call out all these things he's interested in that I am.
- 27:02It was authentic.
- 27:03Was there any messaging or dialogue between you two prior to that, whether it's just a quick comment on Facebook or was.
- 27:08Yeah. So I already made the jump from the from the social media to the physical world prior to that.
- 27:15And we had started doing instant messaging before then we started texting, then we met, then we had a couple of coffees.
- 27:21But the final piece was me getting into that seminar.
- 27:24What's what's that messaging though in between there? You know what I mean?
- 27:27It's like, okay, I'm trying to unfollow this whole whole thread.
- 27:29You're friendly stalking this person, whatever your file, you're under identifying what their interests are and stuff like that.
- 27:35And you friend each other, you have a couple of comments on posts that they have.
- 27:38That's great because you're engaging.
- 27:40But then how do you, how do you then, you know, what happens to progress that to now you're taking that to texting or what not?
- 27:45Is it just the common?
- 27:47Well, you know, you're going to find something that there might be some item of interest where he says something along the lines of, you know, he might say something about a local coffee shop.
- 27:59I might do that. Love that place.
- 28:00If you ever want to catch coffee, blah, blah, blah.
- 28:02The thing that started us that took us to the physical was kind of a Gregor Floyd Mayweather fight and we were chatting about it.
- 28:10And I said, dude, I didn't know you're in the MMA and he's like, well, I'm more boxing than MMA.
- 28:15I'm like, well, I love that too.
- 28:16I said, if you weren't going to go to that coffee shop, let's go to that coffee shop and let's get together.
- 28:20We got so much.
- 28:21We just got to know each other is like, I'm down for that.
- 28:24As we walked in and had this that initial awkward, you know, conversation that even like maybe you and I have when we first got to know each other and then we jumped into reality, you know, no, that's right.
- 28:35I'm glad you pointed out because it is a little bit, you know, awkward or whatever.
- 28:38You got to find your, it's like a dance, you know, to mean you have to find that cadence a little bit back and forth to get that comfort level.
- 28:44But I think what I just hit on for you for the conversation was your word, your word authenticity that you mentioned earlier is that was an
- 28:54authentic real connection that wasn't fabricated.
- 28:57You weren't trying to be somebody you weren't, which is going to be transparent in your communication.
- 29:02So, you know, that is great, but I think that it's going to dissect even further.
- 29:08I can't tell you that if I was in the mortgage business, if I was ever friends of mine who work in a state's attorney's office, one is a sheriff, and they said, I hate Facebook for these reasons.
- 29:17I said, well, here's a difference between you and me. You're in the public sector.
- 29:21You were not doing business by referral, you're not doing business by commission, you know, you're paid.
- 29:27And so I'm not, I have to.
- 29:28And so if I wasn't having a commission based business, I'm not sure I reach out to him to go ahead and create another friend in my life.
- 29:37I have a lot of friends, but in my business, you can't have enough friends.
- 29:41And so what I looked upon was this was an opportunity moment that whether it was the most ideal moment or not, I felt like this is not for me to put my head in the ring and say, let's see how we can do this, you know.
- 29:53How many realtor referral partners would you say you've gotten through that similar type of method?
- 30:03You know, I want to talk to you at some point as far as, but the things that you do on Facebook to create that, but I'll tell you, you know, the referral partners.
- 30:13I'm going to say I probably have one to, I'm going to say probably least five or six, no, tell you a funny story that happened to me inversely.
- 30:21I don't know how to get out of this one, but there's a realtor who's, she's a big header and we pride her away for somebody else that she's like, she sends me a text.
- 30:32The other day and she says, hey, can you go ahead and promote my daughter? She's unspodified and she's really, really good singer and she's, you're just, just awesome.
- 30:43We're trying to get more and more exposure. Well, I look her up online and she's got like 1.8 million followers, so she's a big deal.
- 30:50The problem with her every single picture of this girl is in the skimpyis lingerie or bikini you've ever seen.
- 30:59So for me as a family man, I'm trying to present a family business. Now I have to go back to this realtor and the realtor is like, yeah, I know she's so talented. I wish she wouldn't do that.
- 31:08I don't like, okay, everything that I'm doing is authentic. Well, if I'm being authentic, I can't promote this on my, you know, even though I have a big following, I can't promote this.
- 31:18No, no, you told the realtor that? No, I have said, let me, let me help you build your business and you promote your daughter.
- 31:27I didn't say that to her, but I said, you know, let me, let me help you build your business and I, I, I brush it off. I'm hoping that it disappears because I, what I'm going to say, you're, you're 20 year old daughter, you know, well, she acknowledged it.
- 31:41So, but, but I, I don't just think it's like, you know what, hey, that, that image isn't necessarily right for my following. Yeah, not for the message I'm trying to convey.
- 31:50I don't want to be a family. All right, you alluded to something just a moment ago about things you, you need to do as a matter of fact, I wrote down 10 things people need to do.
- 31:59Yeah, want to talk about a few of them. Yeah, so I, you know, I'll go through it really quickly, but I'll tell you really, you know, the first thing you have to do is you got to post every day.
- 32:10I just kind of burned through this list for time, but you have to post every single day. And so when I say post every day, yeah, you got to think about what you want to post. I'll tell you about what you want to post level later on, but post every day.
- 32:22Leave or not, you have to like your own post. How many times have you looked at somebody and they like their own post and think, boy, this guy's some cocky.
- 32:29Yeah, you know, why you have to do it? The Facebook algorithm says you have 90. No, you have 70 seconds. You have 70 seconds to get a reaction on your post. And if you don't have it within 70 seconds, you're going to fall off the majority of walls.
- 32:44Now Facebook has not developed itself or recognized and needed to develop itself so much to distinguish between a self-like and someone else like.
- 32:52And so at the end of the day, as soon as you publish, you want to go ahead and like your own post. And I tell people all the time, they're like, why don't you like your own post?
- 32:58I'm like, it's like a stand on other people's walls. So you want to do that.
- 33:03You want to comment on 10 other people's posts, you know, on a daily basis. And the reason you do is because they're investing time, commenting on yours.
- 33:11You want to make sure that you're showing that you're involved in the community. It's not a one way street only about Larry.
- 33:18You want to respond to people who take the time to comment on your post. When people, if you were to comment on my post, I want to respond.
- 33:25So I think about Michael Hyatt. Michael Hyatt says, you know, it seems overwhelming and you're going to spend hours a day on it.
- 33:32I can tell you probably I'm under 10 minutes a day on it. I can tell you when I'm the best time to do it for me is like I'm going to train the station from, you know, sitting there at doctor's office.
- 33:44If I'm waiting for my kids events, you know, frankly, people are sitting there with their phones are going to the bathroom.
- 33:50I mean, it's just the waste of time that you have use that time. Don't go creating a calendar time for it.
- 33:57But make sure that you do respond. And so like Michael Hyatt says between noon and 12 30 every day, you kind of eat those lunch and respond to everything.
- 34:05But you know, whatever you want to, number four is you will have five you want to friend everybody that's real human beings.
- 34:11I think you want to go back to what we talked about. You want to study influencers and engage when it's appropriate.
- 34:18A big thing for Facebook in their new algorithm is Facebook live videos. You get so many bonus points now using Facebook live.
- 34:27And so the biggest objection I hear is I don't like the way I look. I don't like the way I sound.
- 34:33And my comment to that is, well, guess what? The rest of the world already sees you that way.
- 34:38You're just not used to looking to and listening to yourself. So get over yourself.
- 34:42You're the brand. You're the message. And you need to do that.
- 34:46Facebook has a lot with local. So get local, get involved with local, you know, with local, you know, publishing and posting of waiting controversy is huge.
- 34:57You know, politics. Yeah, I think that, you know, I see this political stuff. This is my only comment. I'll make on this because the short time we have.
- 35:05Because if you have to get political, if you're in sales and you need to get political on a post, then just you're willing to say to yourself, I'm willing to go ahead and get everyone asked for always updates.
- 35:18And so I started. I finally, after four or five days, I'm so sick of giving these updates. So I told my wife, if we have five kids, I said, you stay with those kids.
- 35:28I'll, I drove them to three out of three with them. So I just emailed a story and people are crying. And they said, this is the stories unbelievable.
- 35:36And it said, you should write a book. I'm like, yeah, yeah, yeah. Well, I started writing and sharing more stuff, long story short, long story short.
- 35:43I got these 10 different stories in the book. And, you know, it's really, really high. I think the worst review I have. I'm being bragging. I know that I'm arrogant.
- 35:52I have the lowest review I have on Amazon as four stars. And it's about 10 different people making 10 different decisions in their lives to go kind of from good to great. And so they're true stories.
- 36:04And it's neat. And I always said, if I can make some money impacting people's lives, then I kind of died and gone to heaven. I mean, that's what it's all about.
- 36:13Absolutely. And that's called, let's pull it up here again. No rewind, right? And you can be fine.
- 36:20Yeah, you can find Amazon. No rewind. I'm not sure how many copies are left. I know my publisher asked me to go ahead and get it.
- 36:28I think it's over 5,000 copies. So far, they've sold. But I know there's kind of versions out there, etc.
- 36:34And I have, if people wanted to get them personally from me, I have, you know, probably about a few hundred here remaining that I could be happy to, you know, sign and send it if they had an interest.
- 36:46No, there's lots of people with them. Speaking of that, what would be the best place? Obviously, people can go to Amazon, get the book.
- 36:53But how, how should they reach out to you to contact you?
- 36:57I'm going to go really direct. You can Google me and you can find a lot of things out there. You can print me on Facebook, which is really fun.
- 37:03But I'm going to go really kind of really dangerously hardcore. And I'm going to give them my personal email address, which is just my last name.
- 37:10The best bag, B-E-T-T-A-G, B-E-T-T-A-G at Comcast.net, or even my cell phone, which is 630-417-7172.
- 37:22Awesome. Awesome. Well, look, thank you for sharing. And I assume you're going to continue to track your business directly off of Facebook for 2019 as well.
- 37:31I will be all over it. I have actually new people coming in today at 1 o'clock today, and then I got from Facebook two days ago.
- 37:39And again, we didn't even get into the other stuff as far as advertising and really getting manual in the Facebook business pages.
- 37:46But I'm just telling the folks out there, if you want to remember just to be your brand, get out there, and don't be afraid of it.
- 37:55Your whole job is sales. You are the product. Amen.
- 38:00I appreciate you being here, man, sharing some of those nuggets of wisdom. It's a topic people are always curious to learn more about is how to be more present, be more real on Facebook, and generate business without selling your soul.
- 38:12You bet. And you know what the last thing I'll say about is, everybody wants something for free. People are like, well, I don't want Facebook to know all this stuff about me. They track everything I do.
- 38:21My point is, I'm getting it for free, and I'm making money. I don't care what they track. So don't be afraid of that either.
- 38:26Yeah, besides that privacy is long dead. You know, it is long dead.
