- Ben: Good morning and welcome to your short-term mental bulletin on the 29th of September. So Munich has had a short let registration duty since the 1st of August. So obviously, this is not news, but it's with a 50,000 euro fine tweet attached to it, and there's no way to currently register. Its own council page says the duty does not exist. So both come from the city. The change of use law of By the 9th of July, resolved by the Council on the 1st of July and gazetted on the 30th of July, creates the duty of section 5A. Its guidance page, as of this morning, says no registration duty yet applies to holiday let flat. and that the bylaw amendment is still being prepared. That amendment is 90 days old. And the same page links to information sheet Data July, which says registration with the city is required before you offer a unit online. Its answer to how you register is one line. Link to the registration portal? Not known yet. So the gap is not an accident. In June, Munich blamed a delay on the federal agency and said that it would use another state software. That agency's hub went live on the first of July, the day the council passed the duty. on Thursday, five municipalities are scheduled to connect. Munich, Nuremberg, Risenberg, Fritchen, and Tobigan. The Federal List's own word is planned, and it is not five new duties. to begin has required A number since March 2022. Freshen joins the scheme. Its state has run since 2022, and Regensburg has no registration provision in its bylaw, which expired by the end of December. So, two really important things if you hold German stock. The duty reaches any furnished unit offered through a platform wherever the guest is there for. So contractor and corporate let count. Hotels, guest houses and campsides do not, nor does anything let for a year or more. And its own procedure is live. The lever is not the fine. Munich's sheet says it can press the platform to take the listing down. So the exposure in Munich is not this week. It is the morning the portal opens because nothing in that bylaw gives an existing listing a grace period. If you list in Munich, ask the Housing Office in writing what you are meant to do now. Thank you for watching and I'll see you tomorrow.
