- 1:08SPEAKER_00: When we do we it's a really broad-ranging conversation.
- 1:11SPEAKER_00: So we're going to cover the equipment you should use, where you should be posting it, where you shouldn't be posting it, how to maximize uh the you know, how to maximize your dollars, you know, what should when should you hire it out?
- 1:23SPEAKER_00: When you when should you be doing it yourself, uh, some topic ideas, all that stuff.
- 1:28SPEAKER_00: It's a great, great interview.
- 1:30SPEAKER_00: So we'll get to that in a second.
- 1:31SPEAKER_00: If you are brand new to the Massive Agent Podcast, welcome.

- 1:45SPEAKER_00: I am a national speaker, trainer, and real estate marketing coach and founder of the Massive Agent Society.
- 1:52SPEAKER_00: To find out more about that, mainly if your market is still available, we only in the society we only allow one agent per market to join.
- 2:02SPEAKER_00: So go check out MassiveAgen Society.com to see if your market is available and to see how that works.
- 2:08SPEAKER_00: If you want to get leads, if you want to take full control over your lead generation and not rely on Zillow or your broker or your team lead or whoever, you really need to give the society a good look.
- 2:19SPEAKER_00: Um, all right, so before we get into it, I'm gonna be, let's see, so today is Thursday, the 5th.
- 2:26SPEAKER_00: I'm actually speaking tomorrow in San Ramon, California at Social Surveys Create Wow Conference.
- 2:31SPEAKER_00: So if you guys are gonna be there, I would love to meet you.
- 2:34SPEAKER_00: Hit me up on Instagram, send me a DM at Massive Agent, and uh and then September 18th, I'm gonna be in Grants Pass, Oregon, doing a CE class for the I believe it's the Rogue Valley Board of Realtors.

- 2:51SPEAKER_00: I'll be in LA at the at the California Realtors Reimagine Conference or Convention on September 24th.
- 2:58SPEAKER_00: I'll be at EXP Con, first week of October in Vegas, Staten Island on October 4th, Salt Lake Board of Realtors October 16th, and the Agent Rise Summit in Madison, Wisconsin, October 24th through 25th.

- 3:22SPEAKER_00: All right, uh quick shout out to our sponsor.
- 3:24SPEAKER_00: This show is brought to you by Postcard Mania.
- 3:27SPEAKER_00: If you've been listening to the show for any period of time, you're like, why is a postcard company, why is a direct mail company even involved in this?
- 3:35SPEAKER_00: Because Dustin's always talking about Facebook ads and digital marketing and social media.
- 3:40SPEAKER_00: Yeah, that's true.
- 3:41SPEAKER_00: But guess what, guys?
- 3:42SPEAKER_00: It all works together.
- 3:42SPEAKER_00: I don't know if you remember the episode, I forget the episode number where I talk about how it all works together.
- 3:48SPEAKER_00: You've got to have a strong online presence.
- 3:49SPEAKER_00: You have to show up in the search results.
- 3:51SPEAKER_00: People have to be able to Google you, they have to recognize your brand.
- 3:55SPEAKER_00: They have to, you know, you have to have a Facebook ad strategy.
- 3:58SPEAKER_00: You also have to have a direct mail strategy because if you do all those other things and then people get a postcard in the mail, guess who gets a crap load of business?
- 4:05SPEAKER_00: Guess who converts direct mail a hell of a lot better than anyone who just does direct mail?
- 4:10SPEAKER_00: Well, you need a solution to handle all of that.
- 4:13SPEAKER_00: Facebook ads, retargeting, Google ads, linked with the postcards, a tracking phone number, all that stuff.
- 4:19SPEAKER_00: You could do it yourself, or you could just hire postcard Mania.
- 4:22SPEAKER_00: These guys are the perfect turnkey solution for realtors.
- 4:27SPEAKER_00: Okay, you just hire them and they take care of all of that.
- 4:30SPEAKER_00: It's incredible.
- 4:31SPEAKER_00: Um, as a special offer to massive agent podcast listeners, they don't do this for anybody else, but they're offering it to you guys, a free real estate marketing kit to show you how to do some of that stuff.
- 4:42SPEAKER_00: Just go to uh postcardmania.com slash realtor kit, postcardmania.com slash realtor kit, claim yours today completely free as a thank you for listening to the show.
- 4:54SPEAKER_00: Go check that out, guys.
- 4:55SPEAKER_00: I would not be I would not be mentioning them.
- 4:57SPEAKER_00: I would not have them as a sponsor if I didn't feel like they gave overwhelming value.
- 5:02SPEAKER_00: And to to you guys who have already linked up with them and and outsourced your uh your direct mail and your Facebook ads, retargeting and all that, that whole system.
- 5:11SPEAKER_00: Those of you who have who have already done that, I've seen your messages.
- 5:14SPEAKER_00: Okay, you guys, you guys are really killing it right now, and I love to see that.
- 5:18SPEAKER_00: So postcard Mania, great job.
- 5:20SPEAKER_00: All right, let's get into the interview with Tim Macy.
- 5:22SPEAKER_00: He's an agent with EXP Realty down in San Antonio, Texas, and a video master, one of the co-founders of the RE TV Facebook group.
- 5:31SPEAKER_00: Get ready to take some notes.
- 5:32SPEAKER_00: As usual, this is this is definitely a tactic-filled interview, and it's kind of fun.
- 5:37SPEAKER_00: We definitely had some fun with this one.
- 5:38SPEAKER_00: So enjoy.
- 5:39SPEAKER_00: I will talk to you after the interview.
- 5:41SPEAKER_00: What's up, guys?
- 5:42SPEAKER_00: I'm sitting here with Tim Macy with Rock House Realty Group in San Antonio.
- 5:46SPEAKER_00: Tim, welcome to the Massive Agent Podcast.
- 5:48SPEAKER_00: Hey, thanks for having me on.
- 5:50SPEAKER_00: I'm excited to be on.
- 5:51SPEAKER_00: Absolutely, absolutely.
- 5:53SPEAKER_00: Hey, uh, I've been, you know, I've been a fan of yours for a while, been watching your your videos and and I've heard a few of your podcast episodes.
- 5:59SPEAKER_00: And uh, you're involved in the RETV Facebook group, aren't you?
- 6:04SPEAKER_01: Yes, Colin and I started RETV uh maybe a year ago.
- 6:08SPEAKER_01: I guess it's probably been over a year now.
- 6:10SPEAKER_00: Um that's been great.
- 6:12SPEAKER_00: Nice, yes, and and you guys are all about putting out content, uh, especially video.
- 6:17SPEAKER_00: And so I wanted to have you on today um because if we just you know, sometimes I think for for someone who's not doing content or they're new to the business or they're trying to figure out what their strategy is and what they're gonna do moving forward, they're told to do content.
- 6:32SPEAKER_00: And that's that I mean, that is so not specific.
- 6:36SPEAKER_00: So I wanted to get your story of specifically what you do and how you do it, which leads to selling more homes in in San Antonio.
- 6:44SPEAKER_01: Well, I think I think I'll probably uh I'll keep you happy and I'll probably let you down because I mean I I love tactics and I love diving in for tactical uh information, but I think so much of this is going to be different depending on who you are, that I'm I'm probably gonna have to give you a lot of bigger picture ideas as well.
- 7:05SPEAKER_01: Um, but I mean I'm sure what you're hinting at is that every single conference you've gone to in the last two years have told you video is everything.
- 7:13SPEAKER_01: Am I wrong?
- 7:13SPEAKER_01: Pretty much.
- 7:14SPEAKER_01: Pretty much.
- 7:14SPEAKER_01: All right.
- 7:15SPEAKER_01: And I listen, I've been to those conferences too.
- 7:18SPEAKER_01: Uh, and there are some fantastic video people up there talking and and and going up, you know, talking about different stuff they do.
- 7:25SPEAKER_01: Um, the thing that I think differentiates us in what we do, and I say this what we teach, we're not we're not coaching, we're not gurus, we don't have a course.
- 7:35SPEAKER_01: Uh, but in our group, what we're doing is I think a lot more accessible video.
- 7:41SPEAKER_01: Because if you look at, you know, so-and-so that sells 400 houses a year, and they have this video program they do, and they have a full-time video person, and literally the stuff they're putting out looks like it could be on, you know, cable television.
- 7:56SPEAKER_01: That's not the most attainable thing for a lot of agents, and they get discouraged, and it's just one of those things they're like, I when I have the budget, maybe I'll do that.
- 8:06SPEAKER_01: Right.
- 8:06SPEAKER_01: So we focus on um a lot more budget-friendly content that I also think is just as effective or even more effective in the long run.
- 8:17SPEAKER_00: I'd agree with you there.
- 8:18SPEAKER_00: Uh yeah, I I really I'm glad you said that because when when people hear video, I think they immediately jump to being a YouTuber having too expensive.
- 8:28SPEAKER_00: Like that's the first thing.
- 8:29SPEAKER_00: Too expensive.
- 8:30SPEAKER_00: Yeah, like what camera do I need to get?
- 8:32SPEAKER_00: And you know, then what editing software and all this stuff?
- 8:34SPEAKER_00: Like, well, video also includes Instagram stories and Facebook stories and live and just recording a damn video on your phone and uploading it somewhere to LinkedIn or whatever.
- 8:44SPEAKER_01: And one of our favorite forms of video, which is one-to-one video, right?
- 8:49SPEAKER_01: Which is where I get off this podcast and I go on my phone and I take a video of myself and I say, Hey Dustin, I really appreciate you having me on this podcast.
- 8:58SPEAKER_01: It was awesome.
- 8:59SPEAKER_01: If you ever need anything from me, shoot me a message, right?
- 9:02SPEAKER_01: Like that one-to-one intimate video is the most powerful video that we're seeing right now.
- 9:08SPEAKER_01: Yeah, for sure.
- 9:09SPEAKER_00: That's such an effect.
- 9:10SPEAKER_00: Let's do a little detour there because I think that's very valuable.
- 9:13SPEAKER_00: I love it.
- 9:14SPEAKER_00: I mean, look, I use Agentology to respond to all my leads, and I highly recommend anyone that has the budget to do so uses agentology.
- 9:23SPEAKER_00: But even if you don't, or even if you are, either way, you should be responding to leads if you can.
- 9:28SPEAKER_00: If you're if you're there and the leads come in within the last few minutes and you're available, yeah, turn your phone sideways, record a quick video.
- 9:36SPEAKER_00: It's like 20 seconds, like, hey, I'm Dustin, you know, nice to meet you.
- 9:39SPEAKER_00: Um you know, I'll give you a call when I can.
- 9:41SPEAKER_00: I'm just out showing some homes, but I just wanted you to put a face to the name or something and send it over.
- 9:46SPEAKER_01: And I I think you can make a couple of those one size fits all ones that you can just kind of slip into somebody.
- 9:53SPEAKER_01: Um, CRM in a drip campaign.
- 9:56SPEAKER_01: Yeah, but when you do an open house, right, and and some family walks in and little Billy has a baseball game that afternoon, and at the end of that open house, you go and do a little selfie video in front of the house and say, Hey Jessica and Ryan, so glad you came in today.
- 10:11SPEAKER_01: It was great meeting you.
- 10:12SPEAKER_01: I hope little Billy won his baseball game.
- 10:14SPEAKER_01: If you have any other questions about lending or the stuff we talked about, feel free to shoot me a message.
- 10:19SPEAKER_01: I'm your resource, I'm here for you.
- 10:21SPEAKER_01: Whatever you need, give me a call, right?
- 10:23SPEAKER_01: When you can make that video that obviously is for them, obviously you remembered something about them.
- 10:30SPEAKER_01: I mean, that is just a so much of a better way to hook somebody than to send them some, you know, automated email that you send to all your open house leads.
- 10:40SPEAKER_00: I completely agree.
- 10:41SPEAKER_00: The personalization is is where the power is, the magic is in the personalization.
- 10:46SPEAKER_00: So uh, you know, I people ask me a lot, like, you know, hey, where can I put these videos into my drip campaigns?
- 10:52SPEAKER_00: And I'm not necessarily opposed to that.
- 10:54SPEAKER_00: It's just it's ideally, if you can, you should have the drip campaigns with the videos in there that that happen automatically, especially if you can't uh if you don't have the budget for agentology or or or an ISA, get into your drip campaign.
- 11:08SPEAKER_00: It's absolutely better than not.
- 11:10SPEAKER_00: But even better is if you can take a second, say, like you said, hey John and Susie, you know, hey Sally, whatever.
- 11:18SPEAKER_00: Um just that alone, personalized to them, keep first off, they listen because it's made just for them.
- 11:25SPEAKER_00: They know it's not just some blast, and it works a lot better.
- 11:27SPEAKER_00: It's all about making that connection.
- 11:29SPEAKER_00: And video, as you know, is the most powerful thing out there next to face-to-face for making a connection or allowing someone to make a connection with you.
- 11:38SPEAKER_00: Well, and I think we have to think about you know the fact that we're marketers, right?
- 11:42SPEAKER_01: We're marketers first because that's the only way we survive.
- 11:44SPEAKER_01: That's the only way we get business.
- 11:46SPEAKER_01: Um, and when we think about it, as consumers in this country, we have thousands and thousands and thousands of uh messages coming at us, right?
- 11:57SPEAKER_01: And almost all of them are not personalized.
- 12:00SPEAKER_01: So, how do you get through the mess of messaging that's coming at consumers every single day?
- 12:07SPEAKER_01: You have a personal video.
- 12:09SPEAKER_01: Nobody else, trust me when I tell you that Netflix is trying to get you to sign up for a subscription, they're not sending you a personal video.
- 12:16SPEAKER_01: So personal videos are huge.
- 12:18SPEAKER_00: For sure.
- 12:19SPEAKER_00: And even if it's not a personal thing, like if you know if you have a group of people that have a certain like, like, and I'm I'm talking about Facebook ads.
- 12:26SPEAKER_00: If you know people are all fans of very of Gary V and you include a picture of you with Gary V in it, it's gonna get their attention and then they'll listen to what you have to say.
- 12:36SPEAKER_01: So, Dustin, I personally, um, and this probably makes me less of a marketer, but I'm very anti-anything that I consider like clickbaity.
- 12:47SPEAKER_01: And I I feel like that comes off a little clickbaity to me.
- 12:52SPEAKER_01: Um, Colin is the one, Colin Cameron.
- 12:54SPEAKER_01: I'm gonna keep referencing him because we built that RETV group together, um, and that's helped out a ton of agents, and it's helped us get a lot more exposure with agents, referrals, the whole deal.
- 13:04SPEAKER_01: But, anyways, Colin had a paradigm shift for me when he said I only market to people in a way that I would want to be marketed to, right?
- 13:13SPEAKER_01: So I don't enjoy getting cold calls, so I don't really make cold calls.
- 13:17SPEAKER_01: I don't enjoy getting like tricked into clicking something.
- 13:20SPEAKER_01: So I try not to make things that tricks people into clicking on things, and so that kind of mentality really dri steers my ship on on what we do and how we do it.
- 13:32SPEAKER_00: Right.
- 13:32SPEAKER_00: Well, I'm not talking about clickbait.
- 13:34SPEAKER_00: So so borderline.
- 13:38SPEAKER_00: My definition, my definition of clickbait is if something's misleading.
- 13:43SPEAKER_00: Yes, and so so sure, it's all about like I'm just saying a photo of you with Gary V would get somebody's attention if they're a fan of Gary V, then it's all about what you say.
- 13:52SPEAKER_00: Like, then what is the content of it?
- 13:54SPEAKER_00: Like, if that's not misleading, if it's relevant, cool.
- 13:58SPEAKER_00: I'm with you a thousand percent.
- 14:00SPEAKER_00: Clickbait headlines, clickbait, titles, clickbait, like little intros to the video where you know some marketer heard some podcast interview, so they're like, I've got to hook someone within the first three seconds, and then they say something which you yeah, the video isn't even about that.
- 14:15SPEAKER_01: Which you do, which you do have to hook people in the first three seconds, but authentically, yeah, you know you know, with something that's actually about the content you're about to talk about.
- 14:25SPEAKER_00: I yeah, it drives me out of my mind.
- 14:27SPEAKER_00: So I'm with you on that.
- 14:29SPEAKER_00: It's all about like you know, the content of the message matters.
- 14:34SPEAKER_00: If it's misleading, yes, I'm with you a thousand percent.
- 14:37SPEAKER_00: Um, so you you mentioned that uh, you know, we're marketers and that's how we get to sell more homes.
- 14:43SPEAKER_00: I don't know about you, Tim.
- 14:45SPEAKER_00: It took me like I didn't when I first got into real estate, it took me years before I realized holy shit, I am a marketer first, or that I need to be.
- 14:54SPEAKER_00: How long have you been in real estate?
- 14:56SPEAKER_00: I've been in real estate a little over four and a half, five years.
- 15:00SPEAKER_00: Okay.
- 15:01SPEAKER_00: Um did you jump in with like understanding that hey, marketing is everything and that's the only difference between the agent that sells 500 homes a year and five is marketing.
- 15:11SPEAKER_00: I jumped into market, I jumped into real estate knowing absolutely nothing.
- 15:15SPEAKER_00: I had no idea about anything.
- 15:18SPEAKER_00: Lots of misconceptions about what agents do and how they do it.
- 15:22SPEAKER_01: No, I mean, I you know, I I'm big on uh I just observe, I see what people are doing, I try to figure out what actually works, not what somebody's saying works, um, and then go the paths that seem like they work.
- 15:36SPEAKER_01: And so when I started out, I didn't know anybody in town.
- 15:39SPEAKER_01: I was told like you're supposed to like call your friends and family and tell them you just got your real estate license to see if your cousin wants to buy a house, right?
- 15:47SPEAKER_01: Um we moved to San Antonio from Connecticut.
- 15:50SPEAKER_01: We had no family, no sphere of influence.
- 15:53SPEAKER_01: I mean, we had a couple of friends, but honestly, my only friends were in real estate.
- 15:58SPEAKER_01: So, I mean, I had zero, and the only place I could think of to meet people were to like dive into the investment game and investing and go to these investor meetups and try to add value there.
- 16:10SPEAKER_01: And so that's where I got started was working investment properties, which you know are$50,000 houses, you don't make too much there.
- 16:17SPEAKER_01: Um, and just adding value to investors and learning the investment game and just diving headfirst into that.
- 16:24SPEAKER_01: When it switched to video and marketing, was um, I'd start going Facebook Live, when Facebook Live was, you know, fairly new, and I'd be checking out these horrendous houses, right?
- 16:36SPEAKER_01: Like these hoarder houses that nobody had been in for like five years, and they smelled horrible and they looked horrible.
- 16:43SPEAKER_01: I mean, just the most awful things.
- 16:46SPEAKER_01: I I got sick one time because I I stayed in one of those houses too long and just breathed in some of that air.
- 16:52SPEAKER_01: Uh, but people loved it, right?
- 16:55SPEAKER_01: People absolutely loved seeing these horrible, horrible houses.
- 17:01SPEAKER_01: And that is when I realized, okay, video is a thing because I can make a post, I can like write something and it does not get the same reaction as video.
- 17:12SPEAKER_01: And then it also showed me like when people engage with stuff, stick to that.
- 17:17SPEAKER_01: So if I did five posts and people were all over this one thing, it's time for me to go all in on that one thing.
- 17:22SPEAKER_01: Um, so more investors, more investment properties, more videos, then those crappy houses started to turn into listing videos of pretty houses that were nicely remodeled, and then everything kind of took off from there.
- 17:34SPEAKER_00: And uh what when you first started doing video, it you started doing it about ugly, crappy, shitty homes.
- 17:42SPEAKER_01: Um, or so one thing I do want to preface is I've been making videos since high school.
- 17:47SPEAKER_01: Like I've been a video is my thing.
- 17:50SPEAKER_01: Like if I wasn't in real estate, I would be making these family videos of of my family just for fun, right?
- 17:56SPEAKER_01: So I do like to do video, not everybody's a video person.
- 18:00SPEAKER_01: Yeah.
- 18:00SPEAKER_01: Uh as far as yeah, how that started, you know, it, I mean, honestly, it did.
- 18:05SPEAKER_01: So I've got I got investors from those videos.
- 18:08SPEAKER_01: And then, you know, I got some great investors that did these beautiful renovations.
- 18:13SPEAKER_01: And so part of the deal was, hey, I get your listing when you're done with the crappy house that I just took a video in.
- 18:19SPEAKER_01: So then I can start doing videos of nice houses in nice neighborhoods.
- 18:23SPEAKER_01: And then more people see me selling nice houses than they think of me when they need to sell their nice house.
- 18:28SPEAKER_01: Um, so definitely not what I would say is the traditional route, but you know, it's what it's what worked for us.
- 18:34SPEAKER_00: Yeah.
- 18:34SPEAKER_00: I mean, I'd watch videos about the crappy homes.
- 18:38SPEAKER_00: I mean, it it's just as interesting as like the reason that works is the same reason why people like uh watching luxury real estate shows.
- 18:46SPEAKER_00: You know, like there's something about the really nice ones, something about the really crappy ones.
- 18:50SPEAKER_00: It's interesting.
- 18:51SPEAKER_00: It's interesting.
- 18:52SPEAKER_00: So good for you for kind of starting your journey in real estate with something that's actually interesting and not just let me show you my open house on Sycamore Lane, and it it's this very mediocre middle of the road property that isn't awesome at all, uh, but I feel obligated to show you.
- 19:10SPEAKER_00: Uh, and now we've all done videos like that, and we'll continue every every now and then out of obligation, but uh that's not what's gonna keep it's not what that's not gonna build your brand.
- 19:19SPEAKER_01: But I I I'm glad you bring that up because I mean I I I did do boring videos, I've done plenty of crappy, boring videos.
- 19:27SPEAKER_01: What the key is, is figuring out what your audience engages with.
- 19:33SPEAKER_01: And so, you know, like I did a open house video and nobody really liked it.
- 19:37SPEAKER_01: Okay, I'll keep that in mind.
- 19:38SPEAKER_01: I either have to figure out a way to spice up my open house videos, or I need to figure out, you know, like a different topic to do.
- 19:47SPEAKER_01: Um, and one of the things is I know people have differing opinions on this, but when my cute little daughter was looking at a house with me, that video got a ton more views, right?
- 19:57SPEAKER_01: So guess what?
- 19:58SPEAKER_01: My daughter's in a lot of my videos now because people love to see her.
- 20:03SPEAKER_01: And I can't tell you how many times we've had clients, especially in the last couple weeks, um, that have reached out to us when we're talking to them about business and they're like, How's Alice?
- 20:12SPEAKER_01: How's your daughter?
- 20:13SPEAKER_01: Is she still with her grandparents?
- 20:15SPEAKER_01: How you know what I mean?
- 20:16SPEAKER_01: And it's just that buy-in from seeing my family on video gets people to know, like, and trust me more.
- 20:24SPEAKER_01: Yes, it was huge.
- 20:25SPEAKER_01: And I noticed it, and so I did more of it, right?
- 20:27SPEAKER_01: Like, if I noticed tomorrow that me wearing a backwards hat got more engagements, I would think about wearing a backwards hat in all my videos.
- 20:35SPEAKER_00: Let's uh let's expand on this because this right here is the key, one of the keys, major key alert for for doing doing any kind of content or any marketing at all.
- 20:46SPEAKER_00: Like, I think so many agents feel that they have to do a certain thing because they're an agent, so they must go live for 90 seconds every Saturday and Sunday when they have an open house, even though no one but their their husband and their mom ever watches it.
- 21:00SPEAKER_00: See, you you are not married to any one topic or any one thing.
- 21:06SPEAKER_00: Like you you put it out there, you see what works, you see what doesn't, and then you do more of what works, and and you keep pivoting because you have intellectual honesty and you're not married to any one thing.
- 21:17SPEAKER_00: Is that hard for you or does that come natural?
- 21:20SPEAKER_01: Um I think that comes pretty natural to me.
- 21:25SPEAKER_01: Uh in and it just comes, I think, from growing up being an observer.
- 21:29SPEAKER_01: Uh I grew up boxing, right?
- 21:31SPEAKER_01: And boxing's a funny thing.
- 21:34SPEAKER_00: Did you back away from the mic?
- 21:35SPEAKER_01: Oh, so quiet now.
- 21:37SPEAKER_01: Sorry.
- 21:38SPEAKER_01: Um so I grew up boxing, and when you grow up boxing, you go into these gyms, and there's a lot of people that uh talk like they are the best and they look like they're the best, but when they get in the ring, you find out they suck, right?
- 21:54SPEAKER_01: And there's people that are really good, and you start to become a good observer.
- 22:00SPEAKER_01: Of who's doing things that actually work, what does actually work and what doesn't.
- 22:04SPEAKER_01: And that can be very challenging in our industry and in our space because everybody's telling you that all this stuff works.
- 22:11SPEAKER_01: And so for me personally, I think I've been pretty good at having good radar and good observation to figure out what actually works and react to that and not buy into the hype.
- 22:23SPEAKER_01: Because look, I, you know, somebody does this restaurant show and they're talking about food, and you can tell they're a dang connoisseur and have been a chef school, right?
- 22:32SPEAKER_01: Maybe I don't know anything about food.
- 22:34SPEAKER_01: I shouldn't do a food show.
- 22:35SPEAKER_01: Like, and so figuring out what you like to do and what your audience likes to, you know, likes watching you do is really important if you're going to find any success in any of this.
- 22:46SPEAKER_00: Yeah, yeah.
- 22:47SPEAKER_00: It's it's just amazing.
- 22:48SPEAKER_00: And we all we both know a lot of agents like this, they just keep doing the same shit that obviously doesn't work and that people don't tune into, they don't care about, but they just keep doing it out of familiarity or laziness, or someone told them, well, you you know, you just stick with it and eventually it'll work.
- 23:05SPEAKER_00: But like not everything will eventually work.
- 23:08SPEAKER_01: Well, I would say two years ago, I would have told you, I don't care, just put out video, see what happens.
- 23:15SPEAKER_01: But with the way the algorithms are now, I feel like if you continually put out content that nobody engages with, Facebook's never going to show your stuff to anybody.
- 23:24SPEAKER_01: And so I don't want to discourage people from doing less, right?
- 23:28SPEAKER_01: You still got to get out there, you still got to do it.
- 23:30SPEAKER_01: But you got to be a little bit more mindful of are people engaging with what I'm posting.
- 23:35SPEAKER_01: So if you post the video of seven ways to tidy up your house from some BS news article that eight other agents have posted in the last 20 minutes, it's gonna be I think I saw that article in my news feed today.
- 23:46unknown: Right.
- 23:47SPEAKER_00: From Keeping Current Matters, most likely.
- 23:50SPEAKER_01: So, like it was keeping Current Matters is a great example.
- 23:53SPEAKER_01: Keeping Current Matters will give you some good info and some good data and uh and some good stuff.
- 23:59SPEAKER_01: It's your job not to just post whatever article they want you to post.
- 24:02SPEAKER_01: It's your job to make your own piece of content from that information because Facebook doesn't like copied content, they want original, engaging, good content, and most importantly, your sphere, the people around you don't want the same copied content.
- 24:20SPEAKER_01: They want you, they want to know what you feel about something, they want to see your life and they want to see how you are doing things.
- 24:26SPEAKER_01: And that's the big difference.
- 24:28SPEAKER_00: Yes, yes, absolutely.
- 24:29SPEAKER_00: Uh look, I completely agree.
- 24:31SPEAKER_00: Like getting a topic idea from some source is great.
- 24:36SPEAKER_00: Then you have to put your own spin on it.
- 24:38SPEAKER_00: And if your thing is dumbing down concepts, uh like I think I think that's something that people follow me for, is like I have to dumb down concepts for myself so that I can comprehend it.
- 24:49SPEAKER_00: And then I share it.
- 24:50SPEAKER_00: And I think uh, you know, people who listen to the show probably appreciate that.
- 24:54SPEAKER_00: Uh, you know, some people are really like head in the clouds, like just super smart and you know, high level, and people who follow them are really high level.
- 25:03SPEAKER_00: So you've got to like make it your own and and share it in a way that makes sense to you and your audience, uh, but just regurgitating line by line with no real tweak to it is the recipe for disaster.
- 25:17SPEAKER_00: And I'm with you 100% on you're training the algorithms to never show your content to people again if you stick with the crappy stuff.
- 25:25SPEAKER_01: Well, and I know, you know, I'm sure you have some in-depth conversations with some people that are a lot smarter than me on algorithms and on nobody's smarter than you, Tim.
- 25:33SPEAKER_00: Come on.
- 25:35SPEAKER_01: Uh facts.
- 25:36SPEAKER_01: And so uh listen, I looked at the stuff, I watched the the training on SEO and backlinks and all this stuff, you know, they used to have.
- 25:46SPEAKER_01: And you can either trick the system or you can give the system what it wants, right?
- 25:50SPEAKER_01: Like the system wants good content that people engage with.
- 25:55SPEAKER_01: And so don't worry about how to trick the system, just work on giving it good content that people engage with, and you can deal with any algorithm change there is.
- 26:05SPEAKER_00: What are some of the best pieces of content that you've put out there?
- 26:08SPEAKER_00: Because you're right, you've got to give these algorithms, whether that's YouTube, Facebook, Instagram, LinkedIn, doesn't matter.
- 26:15SPEAKER_00: They all want good content.
- 26:16SPEAKER_00: And you know, you know when you put it out if it's good or not.
- 26:20SPEAKER_00: You just have to be, you know, willing to make a pivot if it's not working.
- 26:23SPEAKER_00: But what are some specific examples of good content you've put out?
- 26:27SPEAKER_00: What have been some of your best, your best pieces of content?
- 26:30SPEAKER_00: I know you mentioned your daughter in the video, which was gold.
- 26:33SPEAKER_01: So my best listing video um is me and I get a phone call at a local coffee shop, right?
- 26:41SPEAKER_01: And it's a local coffee shop downtown that people know, name of the coffee shops there.
- 26:45SPEAKER_01: And uh person calls me and is like, hey, I want to see this house uh in 10 minutes.
- 26:50SPEAKER_01: And I'm like, no problem, I'll be there.
- 26:52SPEAKER_01: And I jump on a scooter, right?
- 26:54SPEAKER_01: One of the bird scooters, and I just love birds.
- 26:57SPEAKER_01: I I take off down the street through the park, and I go by this like really cool popsicle place we have in town, Steel City Pops.
- 27:05SPEAKER_01: I run in there, I grab a popsicle, and the thing looks amazing.
- 27:08SPEAKER_01: They put like sprinkles and stuff all over it.
- 27:11SPEAKER_01: Um, and then I take off, I get distracted again at my favorite burger place.
- 27:15SPEAKER_01: So I pull off to the burger place, I eat a quick burger, right?
- 27:19SPEAKER_01: And the whole time I'm like in a rush to get down to show this house, but I keep getting distracted by all these great restaurants that are right near the house, showcasing the local area.
- 27:28SPEAKER_01: Um then I get to the house, shake hands with the guy, and it just turns into a listing video.
- 27:33SPEAKER_01: So that listing video was probably my best listing video to date, and for a couple reasons.
- 27:42SPEAKER_01: One, I started off with a coffee shop that people know.
- 27:45SPEAKER_01: So you talk about the first three to six seconds, right?
- 27:48SPEAKER_01: Like you can do something gimmicky, like jump in a pool or do something else.
- 27:52SPEAKER_01: But you know, if you're doing a listing of a neighborhood and you show something that anybody that is near there would know there that's gonna be a scroll stopper.
- 28:03SPEAKER_01: We're always looking for scroll stoppers.
- 28:04SPEAKER_01: In the Facebook feed, you're competing with everybody.
- 28:08SPEAKER_01: Uh, my mother-in-law was at a party last night and she was going Facebook Live, right?
- 28:12SPEAKER_01: Like I'm competing with my mother-in-law who's partying all the time.
- 28:16SPEAKER_01: So it's not easy.
- 28:18SPEAKER_01: And you have to put in something that's gonna stop people from scrolling, get people to start watching your video.
- 28:23SPEAKER_01: The other thing I did was I highlighted local businesses.
- 28:27SPEAKER_01: Yeah.
- 28:27SPEAKER_01: More specifically, I highlighted local businesses that have a social media presence.
- 28:33SPEAKER_01: So when I put the video out and it was a good video, guess who shared my video?
- 28:38SPEAKER_01: The local businesses with good social media profile uh presences.
- 28:41SPEAKER_00: Yes.
- 28:42SPEAKER_01: This was when bird scooters first came out, right?
- 28:47SPEAKER_01: And I was driving around, I was like, what the heck are these things?
- 28:50SPEAKER_01: Guess what everybody else was thinking that was driving around?
- 28:52SPEAKER_01: They were thinking the same thing.
- 28:53SPEAKER_01: So when I stuck those in a video, it's like, oh, local coffee shop, everybody knows, local park, and these dang scooters I've seen pop up all over San Antonio.
- 29:03SPEAKER_01: So many people stopped and watched the video to be like, what the heck is this about?
- 29:07SPEAKER_01: And then I highlight the local businesses, you get to the house, you see the listing.
- 29:10SPEAKER_01: So um, those are just a couple of the things that made up what I would say is probably the best listing video I've done.
- 29:18SPEAKER_00: I love that idea because yeah, look, we've got to market our videos, but nobody, there's no rule that says you must do, you must start at the front of the house and then show off every single room and end the video.
- 29:32SPEAKER_00: Uh, but so many agents do that, they don't put any thought or effort into making it actually interesting.
- 29:36SPEAKER_00: So I love that.
- 29:37SPEAKER_00: I think that's really clever, and that's important.
- 29:40SPEAKER_00: So uh, you know, finding the businesses with with social media followings or with um, you know, some buzz.
- 29:46SPEAKER_00: I don't know about you, like I've done some articles, like, you know, the 10 best coffee shops in town, the best sushi restaurants, stuff like that.
- 29:52SPEAKER_00: It's always frustrating when you you go to post it on social and you find out that a few of them don't even have a Facebook page or but then the ones that do share the crap out of it and it goes crazy.
- 30:03SPEAKER_01: Yeah, you you should be finding out who's got the social media following before you name one of them the winner.
- 30:08SPEAKER_00: Yeah, I learned that lesson the hard way.
- 30:10SPEAKER_00: Like, oh wow, great sushi, that's cool, but you have no Facebook page.
- 30:13SPEAKER_00: So and yep, sushi's worse.
- 30:16SPEAKER_01: It and so yeah, and and another pushback I get, and I it's always from other agents, right?
- 30:22SPEAKER_01: And this is the other thing.
- 30:24SPEAKER_01: The biggest thing a lot of agents are worried about when it comes to doing video is what other real estate agents are gonna think about their video.
- 30:33SPEAKER_01: Yep.
- 30:33SPEAKER_01: Which is which is total crap.
- 30:35SPEAKER_01: Like, who cares?
- 30:36SPEAKER_01: Your clients love it because nobody else is making videos for them.
- 30:41SPEAKER_01: Um, so if we can drop that feeling, I always say if you aren't bothering other social, I mean if if you aren't annoying other real estate agents with your social media, you're not doing enough social media, right?
- 30:54SPEAKER_01: Like other agents should hate how much you post and about everything else because your clients love it.
- 31:01SPEAKER_01: And so I think that's a big thing for other agents, is they listen too much to other um agents.
- 31:07SPEAKER_01: And I officially lost my train of thought because I was gonna say something.
- 31:11SPEAKER_00: Oh, good, it's not just me with the squirrel moments.
- 31:13SPEAKER_00: I love it.
- 31:14SPEAKER_00: All right, uh Shannon Milligan in Richmond, Virginia does a great job with her listing videos, and she doesn't give a shit about what other agents think.
- 31:22SPEAKER_00: I love Shannon.
- 31:23SPEAKER_00: She's amazing, she's she's very talented, she's very creative, and she really it's amazing because I'll hear about some of these ideas before she does the video, and she just has such a clear vision of what she's doing, very talented, but she puts them out, and I know she gets some negative comments, and I know she gets you know some people talking in the background, but a lot of agents respect her for it.
- 31:45SPEAKER_00: Um, it's there's you know, there's two there's two types of people.
- 31:48SPEAKER_00: There's those that uh that want to tear people down, there's those that want to collaborate and you know and build people up.
- 31:55SPEAKER_00: Um when you start putting out content, you're gonna find out who those people are pretty quick.
- 32:00SPEAKER_01: And the other thing is, I mean, let's get back to like you know, boots on the ground here.
- 32:04SPEAKER_01: What we're caring about when we're doing listing videos is we're caring about the sellers, right?
- 32:08SPEAKER_01: How do we get their house more exposures?
- 32:09SPEAKER_01: I have more exposure, more exposure.
- 32:12SPEAKER_01: The other thing we're trying to do is get more listings.
- 32:14SPEAKER_01: And when I walk into a listing appointment, um, and I say, Hey, who else are you talking to?
- 32:19SPEAKER_01: And they're like, Well, you know, uh Dustin says he does video too.
- 32:23SPEAKER_01: Um, you know, what makes you different?
- 32:26SPEAKER_01: And I go and Dustin may have the most beautiful listing video, right?
- 32:32SPEAKER_01: And it is professional and it has nice titles and it has great shots, and he spent a bunch of money on it.
- 32:38SPEAKER_01: Um, and get this, it's on Vimeo, right?
- 32:41SPEAKER_01: It's not even on any of the social media platforms, it's just on Vimeo.
- 32:44SPEAKER_00: Yes, I think I know this Dustin guy, right?
- 32:46SPEAKER_01: Vimeo, the the place where beautiful listing videos go to die.
- 32:50SPEAKER_01: Um and it's got never be seen.
- 32:53SPEAKER_01: Right?
- 32:53SPEAKER_01: It's it's got 20 views, right?
- 32:55SPEAKER_01: This guy spent two grand on a listing video that has 20 views on Vimeo.
- 33:01SPEAKER_01: And so, you know, what I do is I say, well, Mr.
- 33:04SPEAKER_01: Seller, our our videos are definitely more unconventional.
- 33:08SPEAKER_01: We put ourselves in the videos, we put local restaurants in the videos.
- 33:11SPEAKER_01: But as you can see, at 18,000 views, I think our listings get more exposure than the beautiful videos so-and-so does.
- 33:20SPEAKER_01: Um, and so, you know, when it comes down to the question of should you do more professional videos that the agents aren't in that showcase the house better?
- 33:27SPEAKER_01: I'm like, look, you can showcase the house better in a listing video, but that's not what matters.
- 33:32SPEAKER_01: What matters is how many people watch it.
- 33:34SPEAKER_01: And if you make it entertaining, if you put yourself in it, if you do all these other things, more people are gonna watch the listing video.
- 33:42SPEAKER_01: And us as real estate agents, that's our job.
- 33:46SPEAKER_00: When you are so, what's your advice to a brand new agent or an agent who's just wanting to dive into video who's terrified?
- 33:54SPEAKER_00: They they're like, I hate being on video, I'm so nervous.
- 33:56SPEAKER_00: Where do I start?
- 33:57SPEAKER_00: Do I really need to be on, do I really need to do Facebook Live?
- 34:00SPEAKER_00: Do I really need to do YouTube?
- 34:02SPEAKER_00: What are some ideas with with uh with bumpers, so to speak, so that they can with training wheels so they can get into video and and really take advantage of the power of it, but not like not cause them to age 10 years over the next week with stress?
- 34:18SPEAKER_01: So small plug RETV would would be a good place to go just because I mean Facebook group.
- 34:24SPEAKER_01: Yeah, we fantastic.
- 34:26SPEAKER_01: We we built that place so literally you can put your video in there before you put it out to the world.
- 34:31SPEAKER_01: Um, but I would think about doing one-to-one videos to people you know, and so you know, like send a one-to-one video of your uncle talking about the house that you're going to check out that day.
- 34:44SPEAKER_01: Go see houses, just go preview houses, go preview houses near where your friends live and send them one-to-one video saying, Hey Jeff, it's me.
- 34:54SPEAKER_01: I'm down the street, man.
- 34:55SPEAKER_01: Look at this crazy bathroom that's in this house.
- 34:57SPEAKER_01: What that's gonna do is it's non-threatening because you're just sending it to somebody you know, and you're gonna get better at talking in front of the camera and talking about a house.
- 35:06SPEAKER_01: Because look, I I didn't grow up selling houses, and so when I first started doing videos about real estate, like you know, I don't know what a farmhouse sink was, I didn't know what you know, dual masters were and all this other stuff.
- 35:20SPEAKER_01: So it does take some practice.
- 35:22SPEAKER_01: So get out there, preview listings, and then record little videos that you can send to uh to people as a kind of an easy way to get started.
- 35:30SPEAKER_00: Yeah.
- 35:31SPEAKER_00: For me, like I I used to be nervous in front of the camera just like anyone else starting out.
- 35:37SPEAKER_00: I I think there's very few people out there that start producing content and they're perfectly comfortable doing it.
- 35:44SPEAKER_01: One of the things you have to do is you have to get rid of your camera voice.
- 35:50SPEAKER_01: Your there's a recording voice, right?
- 35:52SPEAKER_01: Like the way I'm talking to you right now, it's the way I talk on camera, it's the way I talk to my wife, is the way I talk to my clients, right?
- 35:59SPEAKER_01: Like you just have to figure out how to get over yourself and be your authentic you on camera.
- 36:06SPEAKER_01: Because guess what?
- 36:07SPEAKER_01: If you're somebody else on camera, the goal is to have an appointment and meet somebody in person.
- 36:12SPEAKER_01: If you're somebody else, no, nobody likes that, right?
- 36:14SPEAKER_01: And so pretending the camera is your friend, pretending, and that that's where I say sending one-to-one videos to somebody, because Dustin, if I'm sending you a video, I'm gonna talk to the camera like I'm talking to you.
- 36:26SPEAKER_01: What happens is we hit the button and there's that red flashing light, and all of a sudden you're like, crap, who am I talking to?
- 36:32SPEAKER_01: I'm talking to this camera.
- 36:33SPEAKER_01: This camera could be a thousand people.
- 36:35SPEAKER_01: Now I'm nervous.
- 36:36SPEAKER_01: And if you do one-to-one video where you're making them for somebody you know, I think you'll get better at your your on-camera voice.
- 36:41SPEAKER_00: Yeah.
- 36:42SPEAKER_00: For me, it was Snapchat, just doing 10 seconds at a time, boom, boom, boom, like multiple times per day, every day.
- 36:48SPEAKER_00: And pretty soon I didn't even realize it happened.
- 36:51SPEAKER_00: It's like, I'm not, I'm not nervous.
- 36:52SPEAKER_00: Like I could just record a video, it's not even like I don't even think about it anymore.
- 36:56SPEAKER_00: But when I started out, I was nervous.
- 36:58SPEAKER_00: So, guys, use Snapchat, use Instagram stories, use Facebook stories to and because then your friends see it, and it's it's it's supposed to be impersonal and or not impersonal, but um uh more laid back, anyways.
- 37:12SPEAKER_00: So, what a great place to practice.
- 37:14SPEAKER_00: I love it.
- 37:15SPEAKER_00: Um how much more time we got?
- 37:18SPEAKER_00: As much time as you want.
- 37:19SPEAKER_01: Well, don't tell me that because I'll I I got nothing after.
- 37:21SPEAKER_00: Well, I guess I do have something, but I can be I have nothing going on today.
- 37:25SPEAKER_00: I have absolutely nothing.
- 37:26SPEAKER_00: Well, so let's not do that, but um but um we're good on time though.
- 37:31SPEAKER_01: I do want to give some tactical stuff on the question that everybody always never fails to ask, which are which is what camera do I buy?
- 37:42SPEAKER_01: Um, you can go the high-end and get a$3,000,$4,000 camera, but there are a lot of fantastic, easy-to-use options that are right around the$400 mark,$3,4450, um, which are the DJI, DJI pockets, the DJI Action, and the GoPro Hero 7.
- 38:06SPEAKER_01: And so if you get the Hero 7, it has to be the nice version, the black version, because it has in-camera stabilization.
- 38:13SPEAKER_01: And I use that camera for most of the stuff I do.
- 38:17SPEAKER_01: And the reason it's great is it gets good color, pretty good picture.
- 38:21SPEAKER_01: Um, and it has an in-camera stabilization, so the shots come out looking pretty good.
- 38:26SPEAKER_01: And all three of those cameras will do that.
- 38:27SPEAKER_01: So if you're if that's your objection, I don't know what camera to buy, you no longer have it, go buy one of those cameras and get rolling.
- 38:34SPEAKER_00: Yes.
- 38:35SPEAKER_00: And I think honestly, I think for most people too, depending on the video they're doing, just using your iPhone camera.
- 38:42SPEAKER_00: Like if you're walking down Main Street showing, you know, showing the different like, oh, here's this shop that just opened, or you know, these guys have great gelato, like just do it on your phone.
- 38:53SPEAKER_01: Um for whatever reason, in my experience, where we you know, it's it's crazy.
- 38:58SPEAKER_01: We've worked with so many agents trying to get started in video this year.
- 39:02SPEAKER_01: It's been like this whole new eye-opening thing for me.
- 39:05SPEAKER_01: Um doing the phone and the gimbal, and then maybe getting like a moment lens for it all, which are great things, tends to sometimes like complicate the process, and then you get a yes, somebody calls you and whatnot.
- 39:20SPEAKER_01: Um, and so buying that standalone camera has been the little uh the little fire to to get people going.
- 39:30SPEAKER_01: Um, so I've done tons of video on my phone.
- 39:33SPEAKER_01: You can do tons of video on your phone, it's so easy.
- 39:36SPEAKER_01: A lot of times I'll cut in video from my phone to my professional videos and nobody nobody notices because the camera's good.
- 39:43SPEAKER_01: Yeah.
- 39:43SPEAKER_01: Um but I I would encourage you if if you're if you're stuck in a rut, because so many people have been trying to do video for a while, a lot of times getting that new toy may be the thing that you know pushes you over the edge.
- 39:54SPEAKER_00: Yeah, uh, I think that's great advice.
- 39:56SPEAKER_00: Uh I just don't want people to use lack of budget or lack of equipment to not start.
- 40:00SPEAKER_00: So start with your your phone.
- 40:02SPEAKER_00: But I completely agree, Tim.
- 40:04SPEAKER_00: Uh when I get when I first got uh D DG, why is that so hard for me to say?
- 40:09SPEAKER_00: DJI uh mobile to gimbal, I started using the crap out of it.
- 40:14SPEAKER_00: And and I started doing more video because of it.
- 40:16SPEAKER_00: So yeah, if you if you go get this new toy, you're gonna use it more.
- 40:19SPEAKER_00: Like when I first got my drone, I used the crap out of it.
- 40:21SPEAKER_00: And in that I think that's great advice.
- 40:24SPEAKER_00: Go get something.
- 40:24SPEAKER_00: You don't have to spit, you don't have to go get a red, which I had hadn't even heard about till uh one of my videographers I used to use was like, oh, I gotta get this red, or was it red or ronin?
- 40:34SPEAKER_00: What's Ronin?
- 40:35SPEAKER_01: Uh the Ronin is the gimbal, the red is like the ridiculously amazing uh video cameras, which which I want.
- 40:43SPEAKER_01: I'm I'm in that boat.
- 40:45SPEAKER_01: I want one.
- 40:45SPEAKER_01: Yes.
- 40:46SPEAKER_01: I don't I don't get one because if I need to do something that high-end, I should be hiring somebody.
- 40:53SPEAKER_01: Yeah.
- 40:54SPEAKER_01: Completely.
- 40:55SPEAKER_01: And I think the the thing is is to figure out how to do um the run and gun stuff where you can just put out more content.
- 41:04SPEAKER_01: Like we went to a restaurant, right?
- 41:06SPEAKER_01: I didn't schedule with the owner to do an interview, I didn't do any of that.
- 41:09SPEAKER_01: We just went to get burgers.
- 41:11SPEAKER_01: I got some shots of the place, I got some shots of my burger, I got some shots of my daughter playing on the playground.
- 41:16SPEAKER_01: I talked about how much I love the burger and the atmosphere, and this place is great.
- 41:20SPEAKER_01: I gave it to my VA to edit, and I got back a pretty good video for not much money.
- 41:26SPEAKER_01: Um, and so it's that type of stuff that you can do on a budget to put out more content.
- 41:32SPEAKER_01: And then at some point, sure, you you are gonna have to bite the bullet and spend some money on video, but you know, it's it's the it's the consistent content that's cheap that is the challenge for most people.
- 41:43SPEAKER_00: For sure.
- 41:44SPEAKER_00: Um, so you've been an agent for four or four and a half years or so.
- 41:49SPEAKER_00: Um, when did you what does your real estate business look like?
- 41:53SPEAKER_00: Um, is are you a solo agent?
- 41:55SPEAKER_00: Do you have a team?
- 41:56SPEAKER_00: Like tell us a little more background about your real estate business, your brokerage, like how does what does all that look like?
- 42:02SPEAKER_01: Sure.
- 42:02SPEAKER_01: So uh my wife and I work together as a husband-wife team.
- 42:07SPEAKER_00: Oh, nice.
- 42:07SPEAKER_01: She does all the work, and I just yeah.
- 42:10SPEAKER_01: You take all the glory.
- 42:11unknown: Yeah.
- 42:12SPEAKER_01: Um, she's the one that gave me a dirty look when I said I have all day.
- 42:16SPEAKER_01: Uh the hell you do, Tim.
- 42:19SPEAKER_01: So we're a husband-wife team here.
- 42:21SPEAKER_01: We're with EXP.
- 42:22SPEAKER_01: So we have a group that's brokered by EXP Realty.
- 42:26SPEAKER_01: Um, and we have a lot of agents here in town and across the country that we support um in and collaborate with on video stuff.
- 42:35SPEAKER_01: We have three agents with Rockhouse Realty Group in Connecticut, and then we have an agent in Austin.
- 42:41SPEAKER_01: And so we're using video to build our team brand, and it's been fantastic.
- 42:49SPEAKER_01: Like we just uh recently had some of our stuff played at uh the Tom Ferry summit, and I saw people online asking who is that Rock House agent?
- 42:58SPEAKER_01: And that to me was like, man, the video brand building is working because we put out these engaging videos, we put out this stuff, and then the rock house bumpers right at the end, and it's doing its job.
- 43:10SPEAKER_01: So um we do a ton of video.
- 43:12SPEAKER_01: I don't do any prospecting, I don't do expireds, I don't even really do online leads per se, or online video activity um either generates clients, which I heard you talked to Grant Wise about, which I loved.
- 43:26SPEAKER_01: Um that was a good interview, wasn't it?
- 43:28SPEAKER_01: It was yeah, it was awesome.
- 43:29SPEAKER_01: Yeah, and then uh so we generate clients, or it helps us out a ton with referrals because you know, we're supposed to call our past clients, right?
- 43:38SPEAKER_01: And the toughest part of calling past clients is like, what am I gonna talk to them about?
- 43:42SPEAKER_01: I can't just call them and be like, hey, do you know anybody that's thinking of like everybody hates making those phone calls?
- 43:47SPEAKER_01: When I call my past clients, they're like, Wow, Tim, it's been great watching you on Facebook.
- 43:54SPEAKER_01: How's the fit?
- 43:54SPEAKER_01: Like they're talking to me, they're so excited to hear from me because they've been watching all All of our videos and all the stuff we've been doing.
- 44:02SPEAKER_01: Um, and so I mean, video is just everything for us.
- 44:05SPEAKER_01: It's our lead generation, it's how we keep in touch with our past clients, it's how we build our brand, and you know, it's just how I I I don't know what I'd be doing if Facebook and the ability to put videos on social media platforms wasn't around.
- 44:19SPEAKER_00: Right, exactly.
- 44:20SPEAKER_00: Uh well, you'd be putting them on Vimeo.
- 44:22SPEAKER_01: Vimeo.
- 44:24SPEAKER_00: So so that yeah.
- 44:26SPEAKER_01: All right, so hey, listen, if anybody's listening and has some great Vimeo strategy that we don't know about, please slide into my DMs because I have no idea what people are doing, putting videos on Vimeo.
- 44:38SPEAKER_00: Yeah, I I don't get it either.
- 44:39SPEAKER_00: Just put it on YouTube and then there's discoverability and anyways.
- 44:43SPEAKER_00: Yeah, crazy.
- 44:44SPEAKER_00: I I can't wrap my head around that one.
- 44:46SPEAKER_00: Uh, so you you say you have agents in other locales, kind of an expansion team model, right?
- 44:54SPEAKER_00: Um so what is what does that look like?
- 44:57SPEAKER_00: So you're able to do that because of EXP.
- 44:59SPEAKER_00: You know, you have uh you can attract and and work with agents from anywhere exp is open.
- 45:05SPEAKER_00: So that's most of Canada and all of the US, and soon to be the UK and Australia.
- 45:10SPEAKER_00: Um, any tips for somebody?
- 45:12SPEAKER_00: Uh quick tips, because you know, I don't want to I don't want to distract from all the the awesome video tips you gave, but um what's it like hiring an agent or or linking arms with an agent in a team setting who's not in your area?
- 45:25SPEAKER_01: Well, it's fun, it's funny you say that because um we we go to the Tom Ferry Success Summit every year.
- 45:33SPEAKER_01: That's our favorite event to go to every year, and it's always like a reset button for us and what we need to work on because the new real estate year really starts in September, right?
- 45:42SPEAKER_01: Like it doesn't start in January.
- 45:43SPEAKER_01: You start putting in the work for 2020 in September.
- 45:47SPEAKER_01: And one of the things that we need to do, I think, is network more with the local agents because I know agents across the country.
- 45:54SPEAKER_01: We take these road trips, and I can stop in any single market and have an agent that I'm friends with that I know and I can hang out with.
- 46:01SPEAKER_01: I love meeting so many different agents across the country, masterminding with them, taking ideas from them, bringing them back to my market.
- 46:08SPEAKER_01: But what's funny is I go to a local event, I don't know anybody because I'm so busy collaborating and taking ideas from other people in different uh markets.
- 46:18SPEAKER_01: And so when you talk about bringing on another agent uh in another market with EXP, it's like that's what I'm about.
- 46:25SPEAKER_01: That just flows through my veins is collaborating with people from different places and using their ideas and bringing them back to where we're at.
- 46:34SPEAKER_01: And that started with boxing too, because we travel over the country um and we'd have different guys in our gym.
- 46:41SPEAKER_01: And I would love like uh these guys from I'm totally off topic, these guys from South Africa, right?
- 46:46SPEAKER_01: They they came up to train in our gym.
- 46:48SPEAKER_01: They would spin around in circles for like a minute and get as dizzy as they could, and their trainer would throw tennis balls at them and while they barely stand on their feet, they had to catch the tennis balls.
- 46:58SPEAKER_01: And so we used to do that, right?
- 47:00SPEAKER_01: Um, and it's the same thing.
- 47:01SPEAKER_01: It's like I love collaborating with people in you know our EXP organization from across the country that are doing just different stuff and being like, oh, you know what?
- 47:13SPEAKER_01: I think that would kill it in San Antonio and taking those ideas.
- 47:16SPEAKER_01: Because if I walk into my, if I had a local office, which apparently people are really excited about these days, um I walk into my local office and find out what the guy in San Antonio is doing to generate business, I'm not really that interested.
- 47:30SPEAKER_01: I'm so allergic to doing what other people are doing that I just it immobilizes me.
- 47:36SPEAKER_01: I have to be doing something different than what the people around me are doing.
- 47:40SPEAKER_01: And that's what I love most about this collaboration thing that we have going on that's just awesome.
- 47:46SPEAKER_00: It's a it's a really cool concept.
- 47:48SPEAKER_00: And now that so now that I've been with exp for about a year and a half, not quite, but you know, all the reasons why I thought I was joining, you know, ended up being true.
- 47:58SPEAKER_00: But then all the other benefits, like like the collaboration and how uh you are now financially incentivized to help others win financially.
- 48:09SPEAKER_00: It's crazy.
- 48:10SPEAKER_00: That that is so powerful right there because it actually happens that way.
- 48:14SPEAKER_00: There's other brokerages that that claim that's the case.
- 48:17SPEAKER_00: It's not the case.
- 48:18SPEAKER_00: Talk talk to pretty much anyone, and you know, like, no, no one's no one's helping me, no one's sharing their secrets, no one's giving me their listing presentations.
- 48:26SPEAKER_01: Um not if they're not if they're your neighbor.
- 48:29SPEAKER_00: Right.
- 48:30SPEAKER_01: Right, you guys are going to the same listing appointments.
- 48:33SPEAKER_02: Yeah.
- 48:34SPEAKER_01: So uh Kai Kyle Whistle, I think, said it best um in like a you know a short thing.
- 48:39SPEAKER_01: You call it the fast forward movement.
- 48:41SPEAKER_01: Uh, it just gets you there faster.
- 48:43SPEAKER_01: And it's like I've been in the business, like I said, four and a half years, starting out having no idea what the heck I was doing, uh, knowing nobody in this business.
- 48:53SPEAKER_01: And I think we're gonna be in about 10 different markets by the end of the week.
- 48:57SPEAKER_01: I mean, I I wouldn't be able to do that anywhere else.
- 49:00SPEAKER_01: And so that's that's what's without making this thing into an exp pitch, because I don't want to do that, but that's been the biggest thing for me personally.
- 49:08SPEAKER_00: Yes, yeah, it it's just a new way of doing things, and it's not just new, it's the way things will be done moving forward, and and then it'll continue to grow on what's currently happening.
- 49:19SPEAKER_00: There, there's just so many so many people that are are spending their hard, like their time, which is more valuable than anything, building businesses and brands under a structure that is outdated and will eventually be obsolete.
- 49:35SPEAKER_00: And that's crazy.
- 49:37SPEAKER_00: Yes, absolutely.
- 49:39SPEAKER_00: Um, any let's see.
- 49:43SPEAKER_00: I'll wrap it up here with this.
- 49:44SPEAKER_00: So we do we do these rapid fire questions with all of our guests, asking either or questions to get to know you a little bit better.
- 49:51SPEAKER_00: And uh so we've got some rapid fire questions.
- 49:53SPEAKER_00: You don't need to elaborate uh unless you want to.
- 49:56SPEAKER_00: Um I always elaborate.
- 49:58SPEAKER_00: Yeah, go for it.
- 49:59SPEAKER_00: Because again, you've got nothing to do today, so let's let's uh elaborate the shit out of it.
- 50:04SPEAKER_00: What do we got?
- 50:05SPEAKER_00: Facebook or Instagram?
- 50:07SPEAKER_01: Oh my goodness.
- 50:09SPEAKER_01: Oh, I gotta start me off with the hardest.
- 50:13SPEAKER_01: So hard.
- 50:13SPEAKER_01: I've built my business and my sphere and everything else on Facebook, but if I was starting over today, I would say Instagram would be more powerful.
- 50:26SPEAKER_01: Interesting.
- 50:27SPEAKER_01: Okay.
- 50:27SPEAKER_01: Instagram or LinkedIn?
- 50:30SPEAKER_01: Uh Instagram.
- 50:31SPEAKER_01: Not knocking LinkedIn.
- 50:32SPEAKER_01: I just I I haven't done anything with it or gotten anything from it.
- 50:35SPEAKER_00: Sure.
- 50:35SPEAKER_01: Books or podcasts?
- 50:37SPEAKER_01: Podcast.
- 50:38SPEAKER_00: iPhone or Android.
- 50:41SPEAKER_01: Um, I mean, with all the stuff that's going on with Russia, I gotta say iPhone because that's a communist that use Androids, right?
- 50:46SPEAKER_01: Is that what uh among many other terrible unsavory?
- 50:50SPEAKER_01: I mean, I don't know, yeah.
- 50:51SPEAKER_01: Like when when when the green bubble pops up, uh, that's tough for me.
- 50:56SPEAKER_01: I just lost half of the audience, but you know, it happens.
- 50:59SPEAKER_01: Well, and I just I just doubled my respect for you as well, all at the same time.
- 51:03SPEAKER_01: You you can have more than half the country hate your guts and be the president, so it's not the biggest deal.
- 51:08SPEAKER_01: That's that's a I can't argue with that now, can I?
- 51:11SPEAKER_01: Alexa or Google Home?
- 51:14SPEAKER_01: Um Google, actually.
- 51:16SPEAKER_01: Really?
- 51:17SPEAKER_01: Yeah, I uh I like some of the things that Google's doing.
- 51:23SPEAKER_01: I don't think they're I don't think they've done a great job with it, but I think security is going to be more and more of a factor in the future.
- 51:33SPEAKER_01: And I think Google, I'm hoping they've done some stuff that makes me think this, they may position themselves as the more secure, more privacy uh thing when we know Alex is listening to us and figuring out what we want and what we want to buy, and like you know, trying to figure out how to like you know send your new shoes to you before you even want them.
- 51:54SPEAKER_01: Um and so I think from that play, I like Google's ability to uh to win.
- 52:01SPEAKER_01: All right, fair enough.
- 52:02SPEAKER_01: Yeah, and all the stuff you're doing on SEO can just swap right over.
- 52:06SPEAKER_00: You don't have to worry about trying to build a presence on a new thing.
- 52:10SPEAKER_00: See, I'm I'm with you there.
- 52:11SPEAKER_00: So I I've done a flash briefing on Alexa called the Massive Agent Minute.
- 52:15SPEAKER_00: Today is episode 407.
- 52:17SPEAKER_00: We've done 407 straight episodes seven days a week, and it's just so easy on the Alexa platform.
- 52:26SPEAKER_00: Google, I can't get it on Google.
- 52:28SPEAKER_00: Like it's such a pain in the ass.
- 52:30SPEAKER_00: You have to be like some developer and coder just to understand how to get your flash briefing or your um, what do they call it, your news on Google.
- 52:39SPEAKER_00: So I don't have it on Google.
- 52:41SPEAKER_00: I'd like to for the reasons you just mentioned.
- 52:42SPEAKER_00: Then Google can pull from it, pull it, put it into the search results.
- 52:46SPEAKER_00: If people are asking for certain tidbits uh through the Google home device, they can pull from a flash briefing.
- 52:53SPEAKER_00: Um, but it's not there because Google's a bunch of nerds and don't understand that average people need to use it.
- 52:59SPEAKER_01: So uh I got a I got a client that just got a job at Google.
- 53:02SPEAKER_01: I'll I'll send them an email and say, hey Dustin, Dustin needs help here.
- 53:05SPEAKER_00: Yeah, tell them to freaking get on it, man.
- 53:07SPEAKER_00: Like I I would be publishing on there every single day.
- 53:11SPEAKER_01: The other thing is I don't like Google because I can't reference who like runs the show, right?
- 53:17SPEAKER_01: I can talk about Amazon and be like, oh, Jeff Bezos, and I can talk about Facebook and be like, oh Mark, I gotta call Mark.
- 53:23SPEAKER_01: But who do I don't even know who to call it at Google?
- 53:26SPEAKER_00: Oh yeah, uh I can't pronounce his name.
- 53:28SPEAKER_00: I I think he he's Indian or Pakistani, super smart frickin' dude, but but yeah, he doesn't have a household name.
- 53:34SPEAKER_01: No.
- 53:35SPEAKER_01: We need household names, Google.
- 53:36SPEAKER_00: Seriously, get a household name.
- 53:38SPEAKER_01: Come on.
- 53:39SPEAKER_01: All right, give me another question.
- 53:40SPEAKER_00: This one's even more important burgers or pizza?
- 53:43SPEAKER_01: Oh my goodness.
- 53:44SPEAKER_01: Jeez, this isn't you should have sent me these ahead of time.
- 53:49SPEAKER_00: So you can mull them over.
- 53:51SPEAKER_01: Yeah, well, again, I'm from the Northeast.
- 53:53SPEAKER_01: I'm from Connecticut, right?
- 53:54SPEAKER_01: And so you would say pizza.
- 53:57SPEAKER_01: I mean, it's gotta be New Haven, New York, I mean, all the great pizzas right there.
- 54:01SPEAKER_01: Little known fact though, New Haven, Connecticut is the home of Louis's lunch, where the cheeseburger was invented.
- 54:08SPEAKER_01: And so I've got a lot of heritage uh attached to burgers as well.
- 54:12SPEAKER_01: Um shit.
- 54:13SPEAKER_01: And so I'm I'm really I'm really conflicted on this, but I I gotta go with pizza.
- 54:18SPEAKER_00: Okay.
- 54:18SPEAKER_00: So right now, if if if your wife's like, what do you want for lunch?
- 54:21SPEAKER_00: Yeah, it's burger pizza, pizza.
- 54:23SPEAKER_01: Myself here, you know.
- 54:25SPEAKER_00: Fair enough.
- 54:26SPEAKER_00: New York or LA?
- 54:28SPEAKER_01: Oh, New York.
- 54:30SPEAKER_00: I'm with you.
- 54:30SPEAKER_01: Is that even a question?
- 54:33SPEAKER_00: To some, yeah.
- 54:34SPEAKER_01: Check check out my YouTube video about New York, it's kind of fun.
- 54:37SPEAKER_01: We uh I uh I don't know if you know Jay Glazer, but I went around with him.
- 54:40SPEAKER_01: We looked at uh sports guy's six million dollar apartment.
- 54:45SPEAKER_01: It was pretty cool.
- 54:46SPEAKER_01: Jay Glazer, the like Fox sports guy?
- 54:49SPEAKER_01: No, no, Jay Glazer is a very high-producing uh agent in New York City.
- 54:56SPEAKER_01: Also a sports announcer for not yeah, they're two different people.
- 55:01SPEAKER_01: Okay, gotcha.
- 55:02SPEAKER_01: So not not the short bald guy, not the short bald guy, no.
- 55:05SPEAKER_00: Okay.
- 55:06SPEAKER_00: Fair enough.
- 55:07SPEAKER_00: Uh are you a sports fan?
- 55:10SPEAKER_01: Uh I watch fights, I grew up fighting, so I love fights, but I've had trouble investing my life into some teams of people I don't know.
- 55:18SPEAKER_00: Yes, okay.
- 55:19SPEAKER_01: Uh UFC or professional boxing?
- 55:22unknown: Oh my goodness.
- 55:24SPEAKER_01: Can't we just talk about video?
- 55:25SPEAKER_01: These are tough questions.
- 55:27SPEAKER_01: That ship is sailed, man.
- 55:28SPEAKER_01: We've already done that.
- 55:29SPEAKER_01: I love boxing.
- 55:31SPEAKER_01: I I mean, it is in my heart.
- 55:33SPEAKER_01: I grew up with it.
- 55:34SPEAKER_01: Um, I hate what the politics in boxing has done to boxing, and I love the purity of UFC where everybody fights everybody and you see the fights you want.
- 55:44SPEAKER_01: So I love the art of boxing more than I love the art of UFC, although I do love the art of UFC a lot.
- 55:52SPEAKER_01: Um I gotta say, I'm probably paying for more UFC fights than I am boxing matches this year.
- 55:57SPEAKER_01: They're just more entertaining, I think.
- 56:00SPEAKER_01: Uh no, uh boxing would be more entertaining if they made the entertaining fights.
- 56:06SPEAKER_01: Like seeing two guys go to war boxing for 12 rounds, I think is more entertaining than a UFC fight.
- 56:14SPEAKER_01: But they make these boring boxing fights, so people stop liking boxing, and you gotta wait two years and spend too much money to watch the big fight.
- 56:24SPEAKER_00: I I think boxing's awesome, but you're right, it's all about the matchup and how it's promoted and and the you know the marketing.
- 56:29SPEAKER_00: UFC is they're marketing geniuses.
- 56:32SPEAKER_00: I mean, like Tyson in the 80s or 90s, like you can't beat that, you know?
- 56:37SPEAKER_00: Yeah, yeah, I'm with you.
- 56:39SPEAKER_00: All right, next one mountains or beach.
- 56:42SPEAKER_00: Oh my goodness, dude.
- 56:44SPEAKER_00: You're you're struggling here.
- 56:46SPEAKER_00: Um, this is fantastic.
- 56:48SPEAKER_01: We were just having a conversation about this because we literally just drove from Connecticut to Texas.
- 56:53SPEAKER_01: We would vacation at the beach, but own a house in the mountains.
- 56:57SPEAKER_01: So we do have a house right on the water uh just south of the Cape in Massachusetts, and we love it.
- 57:03SPEAKER_01: I mean, it's my favorite place to go to every year.
- 57:06SPEAKER_01: I wish I could spend you know the whole summer up there, but I would not want to live there year round.
- 57:11SPEAKER_01: I'd rather live in the mountains vacation at the beach.
- 57:15SPEAKER_00: I am 100% on board with that.
- 57:17SPEAKER_00: That I I would let's do it.
- 57:19SPEAKER_00: Let's do it.
- 57:20SPEAKER_01: Yeah, I'll live on the beach.
- 57:22SPEAKER_00: Yeah.
- 57:23SPEAKER_00: Um, it I'd go there for months of the year for sure.
- 57:26SPEAKER_00: But yep, I want to live in the mountains.
- 57:27SPEAKER_00: Salt Lake or Jackson Hole.
- 57:30SPEAKER_00: Um let's buy a house in the mountains.
- 57:32SPEAKER_01: You get one side, I'll get the other.
- 57:33SPEAKER_01: I'll I get the West Wing, you get the East.
- 57:35SPEAKER_01: No, no, no.
- 57:36SPEAKER_01: You get yeah, no, of the mountain.
- 57:38SPEAKER_01: Like we're buying a mountain, you get one side, I get the other.
- 57:40SPEAKER_00: Oh, that seems reasonable enough.
- 57:42SPEAKER_00: Let's do that.
- 57:43SPEAKER_00: I like it.
- 57:44SPEAKER_00: All right, so real estate industry uh or housing market really.
- 57:49SPEAKER_00: Are we in a bubble nationwide, or is this not a bubble?
- 57:53SPEAKER_00: I think we are at the top, but I don't think we're in a bubble.
- 57:58SPEAKER_00: Fair enough.
- 57:59SPEAKER_01: I like it.
- 57:59SPEAKER_01: Podcasting or vlogging?
- 58:03SPEAKER_01: Um, podcasting.
- 58:05SPEAKER_01: The reason why, I think there's less competition.
- 58:09SPEAKER_01: I think it's much easier to break into the space and have a great podcast that people listen to than it is to have a great vlog that people watch.
- 58:17SPEAKER_01: So if you have time and resources and you can dedicate it to one thing and you're really trying to build an audience, I think it's easier to build an audience podcasting.
- 58:25SPEAKER_00: Absolutely, because people consume podcasts while they're doing other things so they can listen more consistently and more often.
- 58:32SPEAKER_01: And there's just a couple things that make it a little harder to do where drastically less people are gonna do it and and are doing it.
- 58:40SPEAKER_01: I mean, there's a million people putting out vlogs on YouTube, it's crazy.
- 58:44SPEAKER_01: Um, podcasting, less competition.
- 58:46SPEAKER_01: Yes.
- 58:47SPEAKER_01: YouTube or Facebook Live?
- 58:50SPEAKER_01: Um YouTube.
- 58:53SPEAKER_01: The reason being that YouTube, uh, the value of that video lasts a whole lot longer than a Facebook Live.
- 59:01SPEAKER_01: If you go Facebook Live and people watch it that day, maybe some people watch it the rest of the week.
- 59:07SPEAKER_01: After that, that piece of content is gone.
- 59:09SPEAKER_01: Nobody's ever gonna see it again unless it pops up on your memories and you happen to comment on it.
- 59:13SPEAKER_01: No YouTube, nobody's gonna watch it the first week, nobody's probably gonna watch it the second week, but over time, that video will gain a lot more.
- 59:23SPEAKER_00: Uh it's got compound interest over a lifetime.
- 59:26SPEAKER_00: And it's so important to understand the differences between the platforms because they're it it all depends on what you're trying to do.
- 59:32SPEAKER_00: What's the video about?
- 59:33SPEAKER_00: What's your goal with it?
- 59:34SPEAKER_00: Because they're both very powerful for what they're supposed to do.
- 59:37SPEAKER_01: So current things in the moment, Facebook Live, searchable evergreen content, like five tips to sell your house, YouTube.
- 59:46SPEAKER_01: Love it.
- 59:47SPEAKER_01: Uber or Lyft?
- 59:49SPEAKER_02: Ooh.
- 59:50SPEAKER_01: Um, I took my first couple lifts lately, actually.
- 59:53SPEAKER_01: And uh I gotta stick with Uber, but if we're balling on a budget and things are are busy, you can you can get Lyft.
- 59:59SPEAKER_01: But I feel like their quality of car is lower, is that right?
- 1:00:02SPEAKER_01: It seems like it, but like I know Lyft also seems less expensive.
- 1:00:06SPEAKER_01: You think Uber is less expensive?
- 1:00:08SPEAKER_01: Uber has uh certain criteria for cars they let in their service, and I feel like lifts are probably lower.
- 1:00:17SPEAKER_01: Um and uh Uber has uh whatever their higher rates because it's busy.
- 1:00:22SPEAKER_01: Lyft, I think, is usually cheaper.
- 1:00:24SPEAKER_00: I think so too, yeah.
- 1:00:26SPEAKER_00: I use Lyft when I travel because I get Delta Sky Miles um for trips to and from airports.
- 1:00:32SPEAKER_01: Oh, interesting.
- 1:00:33SPEAKER_00: Yeah, so I do that, and they're usually about the same, like within a dollar or so.
- 1:00:37SPEAKER_01: Yeah.
- 1:00:38SPEAKER_00: All right, last one, Gary V or Grant Cardone.
- 1:00:42SPEAKER_00: Oh, Gary V.
- 1:00:44SPEAKER_01: Nice.
- 1:00:44SPEAKER_01: Without question.
- 1:00:45SPEAKER_01: And look, I we bought our first house about four years ago.
- 1:00:52SPEAKER_01: Yeah, four years ago.
- 1:00:54SPEAKER_01: Um, and Grant Cardone was on the Bigger Pockets Podcast, and I put new floors in the house, and it took me, I don't know, a while.
- 1:01:02SPEAKER_01: I was doing it by myself, and I listened to Grant Cardone on repeat.
- 1:01:07SPEAKER_01: I thought the guy was amazing, the mindset stuff he talks about is awesome.
- 1:01:12SPEAKER_01: And then I started to listen to his podcast, and every single thing he does is a backward sales pitch to sign up for whatever he's selling.
- 1:01:20SPEAKER_01: So he's completely off my map.
- 1:01:22SPEAKER_01: Gary V's the total opposite, he's not really selling anything.
- 1:01:26SPEAKER_01: Uh, you know what I mean?
- 1:01:27SPEAKER_01: I guess he is now a little bit, but ultimately, yeah, I'm I'm a huge a little bit, but so what?
- 1:01:32SPEAKER_00: He should.
- 1:01:32SPEAKER_01: I mean, I'm a huge like anti-Cardone guy because I think he just went from super inspiring, motivating, all this stuff, and he's sold out.
- 1:01:40unknown: Yeah.
- 1:01:41SPEAKER_01: Personally, personal opinion.
- 1:01:42SPEAKER_00: Yeah, I so with Cardone, I love his books.
- 1:01:46SPEAKER_00: I think the content of what he says for the most part is great.
- 1:01:50SPEAKER_00: It's getting less so.
- 1:01:52SPEAKER_00: Um, I don't like his personality, so I don't like to hear him or see him.
- 1:01:55SPEAKER_01: I don't mind his personality.
- 1:01:57SPEAKER_00: I actually don't, I yeah, I he's annoying to me, man.
- 1:02:00SPEAKER_00: But but what he's saying is usually good.
- 1:02:02SPEAKER_00: But what really pissed me off is he he over-promotes the shit out of like a free webinar or something, like you're gonna learn everything you need to do this one thing, you know, whatever.
- 1:02:12SPEAKER_00: And I did so I did it once.
- 1:02:14SPEAKER_00: I fell for that once, and I'm like, okay, I'm gonna learn these.
- 1:02:17SPEAKER_00: I I forget what it was exactly.
- 1:02:19SPEAKER_00: The entire freaking webinar was him bragging about different things, about how much this guy in his office makes, how much this guy in his office makes.
- 1:02:27SPEAKER_00: And he never went into anything substantial at all.
- 1:02:32SPEAKER_00: It was embarrassing, and ever since I've just been screw you.
- 1:02:37SPEAKER_01: Yeah, and for me, it was he would talk about like you don't have an expense problem, you have an income problem.
- 1:02:44SPEAKER_01: Like it doesn't matter how many expenses you have, you just need to make more money.
- 1:02:47SPEAKER_01: And there's like this tiny little bit of truth in that, right?
- 1:02:51SPEAKER_01: Like there is, like you can solve revenue, yeah.
- 1:02:55SPEAKER_01: R revenue tends to solve a lot of problems.
- 1:02:58SPEAKER_01: Um, but it's like you know he's talking to somebody who can barely make ends meet, right?
- 1:03:04SPEAKER_01: And they're they're broke and and they're trying to like they got a family, and and all he's doing is trying to mind trick them into signing up for his thousand dollar a month course.
- 1:03:13SPEAKER_01: And that's when I really I was like, man, screw that.
- 1:03:15SPEAKER_01: I can't, I can't do this anywhere because I know like I've seen it.
- 1:03:18SPEAKER_01: And if we've if you've been around, especially in the real estate investing space, you've seen the people get taken advantage of to sign up for something, they get all fired up about hopes and dreams and all the stuff they're gonna do, and they just get swindled.
- 1:03:32SPEAKER_01: And I can't I can't promote anybody that that that swindles.
- 1:03:36SPEAKER_00: Yeah, uh the real estate investing space has more swindlers than almost any other space I've seen.
- 1:03:43SPEAKER_01: Like it's and I gotta be honest though, more and more I keep seeing them in in our space.
- 1:03:48SPEAKER_00: Sure.
- 1:03:48SPEAKER_00: Oh, the the the coaches, or it's usually the lead gen people, like uh I I see it all the time in Facebook groups.
- 1:03:54SPEAKER_00: Yeah, leads, leads, leads, leads, leads.
- 1:03:57SPEAKER_00: Like, yeah, and they never ever talk about anything but the leads.
- 1:04:00SPEAKER_00: That's how you know they've never actually like received one and followed up with it, nurtured it.
- 1:04:06SPEAKER_00: Yeah, it's funny, it's pretty telling.
- 1:04:09SPEAKER_00: Cool, man.
- 1:04:09SPEAKER_00: Um, what is I'm gonna ask for ask you for one app recommendation for an app that you love right now, that you're obsessed with right now, and then um you can let the peeps know where they can find you.
- 1:04:21SPEAKER_01: Um one thing that we're using, I actually met one of the developers, that's how I stumbled upon it.
- 1:04:28SPEAKER_01: It is called Asana, and it's very similar to Trello.
- 1:04:33SPEAKER_01: Um, I just like the interface a little bit better, and so we're doing a lot of our project management and tracking stuff on there, and so that's called um Asana, A-S-A-N-A.com.
- 1:04:45SPEAKER_01: So if you're looking for a place to maybe get organized because you're like me and you're unorganized, it's worth a shot.
- 1:04:51SPEAKER_01: I know all those apps really depend on the person more than they depend on the app, like we're all different personality-wise, and we all enjoy um man, you're gonna get me going off on some other stuff.
- 1:05:02SPEAKER_01: You're never gonna end this interview.
- 1:05:03SPEAKER_01: Um well, you have all day.
- 1:05:05SPEAKER_01: Well, the technology thing, man, it's like the brokerages trying to come out with the best CRM and the best this and the best that.
- 1:05:12SPEAKER_01: It's like one, the technology play is never a win or a loss because you're constantly fighting.
- 1:05:19SPEAKER_01: And so if somebody comes out with something today and they think they've won, I mean, that's that's just that's just you know, what's who's gonna win next year?
- 1:05:27SPEAKER_00: And so then they have an outdated business model that will not survive.
- 1:05:31SPEAKER_01: And so so committing to anything because they're winning the current days technology race um isn't really a thing.
- 1:05:38SPEAKER_01: But where are we at?
- 1:05:39SPEAKER_01: Oh, so the other reason is is that the CRM in this platform depends almost more on your personality type and the interface that you enjoy and work well with, more so than it does a CRM.
- 1:05:53SPEAKER_01: I mean, you look at something like Lion Desk.
- 1:05:55SPEAKER_01: Lion Desk is probably the cheapest, most powerful CRM.
- 1:06:00SPEAKER_01: Out there when you talk about bang for your buck that I've seen.
- 1:06:03SPEAKER_01: I just I don't click with it.
- 1:06:05SPEAKER_01: Like I don't I go into it and it's not intuitive to me.
- 1:06:10SPEAKER_01: Um so when you're looking at this stuff, you can't like go into a Facebook group and and look for people's suggestions on what the best one is.
- 1:06:17SPEAKER_01: You have to try the different CRMs to figure out which one's intuitive to you.
- 1:06:21SPEAKER_01: And so Asana's been great for us.
- 1:06:22SPEAKER_00: We love it.
- 1:06:23SPEAKER_00: Nice.
- 1:06:24SPEAKER_00: I I've heard of Asana, they have good reputation.
- 1:06:26SPEAKER_00: Trello's cool.
- 1:06:27SPEAKER_00: It's uh, you know, I use a combination of Trello and my notes on my on my Mac and everything.
- 1:06:34SPEAKER_00: I I'm I'm an organized so try uh try Asana.
- 1:06:38SPEAKER_00: It'll help us direct you for a little bit.
- 1:06:40SPEAKER_00: I like it.
- 1:06:41SPEAKER_00: I like it.
- 1:06:41SPEAKER_00: Cool, man.
- 1:06:42SPEAKER_00: Um, and where can people find you?
- 1:06:45SPEAKER_00: On the interwebs.
- 1:06:46SPEAKER_00: Um all right, Tim, thanks a lot.
- 1:06:49SPEAKER_01: Facebook's uh a good place to uh to find me.
- 1:06:53SPEAKER_01: Um you can follow my personal page and follow my business page, and then uh Instagram.
- 1:07:00SPEAKER_01: Look, like I said, we're trying.
- 1:07:01SPEAKER_01: We're we're trying to get Instagram going.
- 1:07:03SPEAKER_01: So it's Tim Macy Realtor on Instagram, and then uh we are gonna get the podcast fired back up.
- 1:07:10SPEAKER_01: So hopefully, Dustin, maybe you'll uh maybe you'll come jump on our podcast here um and we can regurgitate the same conversation we just had, but check that one out as well because we interview some interesting people.
- 1:07:19SPEAKER_01: And RE TV RE Space TV is a Facebook group.
- 1:07:23SPEAKER_00: And that's a that's a great Facebook group.
- 1:07:25SPEAKER_00: I remember when you guys first launched it and it it grew like a wildfire, it was crazy.
- 1:07:29SPEAKER_01: Well, I think it was because we led with the fact that you couldn't recruit in the group and you couldn't sell anything, and it was only video, and you know, that's what everybody's that's like the immediate thing when people look at a Facebook group.
- 1:07:41SPEAKER_01: It's like, is this a Facebook group to sell me something or recruit me?
- 1:07:45SPEAKER_01: Or like, what is the reason for this?
- 1:07:46SPEAKER_01: And when we put that up there, I think everybody just jumped right in.
- 1:07:49SPEAKER_00: Nice dude.
- 1:07:50SPEAKER_00: Awesome.
- 1:07:51SPEAKER_00: Yeah, I'd be happy to be on the show, but I thought you wanted to start it back up again, not run it into the ground.
- 1:07:55SPEAKER_00: So I'm happy to do it, but you may, you know, may not be the best move.
- 1:07:59SPEAKER_00: Everybody likes a train, Rick.
- 1:08:00SPEAKER_00: We know that.
- 1:08:01SPEAKER_00: Hey, just look at me.
- 1:08:03SPEAKER_01: I mean, I appreciate you having me on, man.
- 1:08:06SPEAKER_01: This is fun.
- 1:08:06SPEAKER_00: You bet, man.
- 1:08:07SPEAKER_00: Thanks a lot, Tim.
- 1:08:08SPEAKER_00: Talk to you soon.
- 1:08:09SPEAKER_00: As you can see, there's more than one way to skin a cat.
- 1:08:11SPEAKER_00: There's so many different ways that you can win and be successful with video.
- 1:08:14SPEAKER_00: It just requires some work, it requires testing.
- 1:08:17SPEAKER_00: What I really what I respect most about Tim Macy, and my biggest takeaway from that interview is how much testing he does and how he's willing to pivot.
- 1:08:26SPEAKER_00: He's he's honest.
- 1:08:27SPEAKER_00: He's like, oh crap, well, I guess this isn't working.
- 1:08:30SPEAKER_00: He's not married to it.
- 1:08:31SPEAKER_00: He doesn't get all uh, you know, like personally hurt if an idea he has doesn't work.
- 1:08:36SPEAKER_00: He just tries something else, and then if that works, he does more of it.
- 1:08:39SPEAKER_00: That's what we all need to be doing.
- 1:08:41SPEAKER_00: We we can't be so childish about uh the results.
- 1:08:45SPEAKER_00: Like, look, the data we get from the market is the data from the market.
- 1:08:49SPEAKER_00: Like, that's all that matters.
- 1:08:50SPEAKER_00: If you're doing something that you like doing, but it doesn't work, are you willing to change it?
- 1:08:55SPEAKER_00: If the answer is no, that's a problem.
- 1:08:58SPEAKER_00: Like you're grossly limiting your success as an agent, as a as a human being, if you can't like look at the data you're getting and then adjust.
- 1:09:08SPEAKER_00: So that that's all.
- 1:09:09SPEAKER_00: That's all.
- 1:09:10SPEAKER_00: Guys, uh, I highly recommend if you if you do not have a CRM yet or you're not stoked with your CRM, you need to check out Wise Agent.
- 1:09:18SPEAKER_00: I was I've been with Realty Juggler, who for$99 a year is a great value.
- 1:09:23SPEAKER_00: Then I went to Lion Desk because they had more bells and whistles and stuff, but I something about the user interface was confusing.
- 1:09:30SPEAKER_00: It did not make sense, and most feedback I was getting from other agents is they can't use it, it's not usable.
- 1:09:36SPEAKER_00: So then I discovered Wise Agent and I've been using it ever since.
- 1:09:38SPEAKER_00: I'm a big fan of WiseAgent.
- 1:09:40SPEAKER_00: It has all the bells and whistles you could ever need.
- 1:09:42SPEAKER_00: It honestly has more than you'll need.
- 1:09:44SPEAKER_00: You don't need all the bells and whistles.
- 1:09:46SPEAKER_00: You you really don't.
- 1:09:47SPEAKER_00: But it is more user-friendly, I have found, than Lion Desk.
- 1:09:50SPEAKER_00: That's my personal opinion, but it's also the feedback I've been getting from a lot of you guys as well.
- 1:09:54SPEAKER_00: It's more user-friendly, it's an award-winning CRM built specifically for real estate agents.
- 1:09:59SPEAKER_00: So if you want to try it out for 14 days for free, all you have to do is go to MassiveAgent Podcast.com slash wise agent, massive agentpodcast.com slash wise agent.

- 1:10:27SPEAKER_00: Uh, you get that for free.

- 1:10:33SPEAKER_00: So make sure you use massive agentpodcast.com slash wise agent, and then they track it.

- 1:10:55SPEAKER_00: All right, guys.
- 1:10:56SPEAKER_00: Uh, I will be speaking a lot in uh over the next two months, as you heard in the beginning.
- 1:11:02SPEAKER_00: Would love to meet you if you were gonna be at any of those events.
- 1:11:05SPEAKER_00: Let me know if you are looking for any speakers or trainers for any event, or you know of anyone who is, please keep me in mind, keep us in mind.
- 1:11:14SPEAKER_00: We'd love to um, I just love traveling and getting out there and meeting agents and having one-on-one conversations.
- 1:11:20SPEAKER_00: And uh, you know, speaking on stage is fun too, but it's what happens afterwards and beforehand, which is really um that's really fun for me.
- 1:11:28SPEAKER_00: So would love to meet you.
- 1:11:29SPEAKER_00: Appreciate you guys listening.
- 1:11:31SPEAKER_00: Take care, go close some loans, go sell some homes, enjoy your weekend, take care of it.
