- 0:05SPEAKER_00: You can have a lot more clients, you can be getting a lot more of your leads converted into clients, and you're just gonna have clients have a better process.
- 0:13SPEAKER_00: They're gonna have a better experience.
- 0:15SPEAKER_00: It all comes down to the words you use.
- 0:17SPEAKER_00: Are you using words that create friction or create comfort?
- 0:21SPEAKER_01: The massive agent podcast.
- 0:29SPEAKER_00: I love to buy houses, I like to sell houses.
- 0:34SPEAKER_01: Wait a minute.
- 0:35SPEAKER_01: Leads a week.
- 0:37SPEAKER_01: You're a week.
- 0:38SPEAKER_01: I've said better better.
- 0:40SPEAKER_01: Oh have I got your attention now?
- 0:43SPEAKER_01: Here's your host, Dustin Brohm.
- 0:48SPEAKER_00: What is up, guys?
- 0:49SPEAKER_00: Welcome to episode 287 of the Massive Agent Podcast.
- 0:53SPEAKER_00: I'm your host, Dustin Brohm, and today we're talking about words.
- 0:56SPEAKER_00: Yes, this is super exciting, fancy shit today.
- 1:00SPEAKER_00: We're talking about words.
- 1:02SPEAKER_00: Because a lot of you, a lot of us, a lot of agents, salespeople in general, in all industries, we talk over the heads of people.
- 1:11SPEAKER_00: Okay.
- 1:12SPEAKER_00: I've talked about this a trillion different times.
- 1:15SPEAKER_00: When you are using industry jargon that people don't understand, uh that they're never gonna hire you because you're talking over them.
- 1:22SPEAKER_00: There's no connection there, right?
- 1:23SPEAKER_00: But I'm talking even today, this episode is diving even deeper than that.
- 1:27SPEAKER_00: It's it's even more simplistic and at the base level, right?
- 1:32SPEAKER_00: Using words like piece of paper instead of contract.
- 1:36SPEAKER_00: If you use certain words, you can reduce the friction, you can eliminate friction, you can eliminate um skepticism and doubt and worry and concern, and you can actually create comfort.
- 1:48SPEAKER_00: You can create confidence in the clients just by the words you use.
- 1:51SPEAKER_00: So I'm gonna run you through a few of those and uh and explain what I'm talking about.
- 1:55SPEAKER_00: And these little shifts can make a huge difference in your business.
- 2:00SPEAKER_00: Uh, but you've got to first know what you're saying and audit that, and then know how to improve it.
- 2:08SPEAKER_00: What are you currently saying, and then how can you make it better?
- 2:10SPEAKER_00: What should you be saying instead?
- 2:12SPEAKER_00: And that's what we're gonna break down.
- 2:13SPEAKER_00: Uh, last weekend we had our very first power day here in Salt Lake.
- 2:18SPEAKER_00: It was absolutely incredible.
- 2:21SPEAKER_00: Um, it was Father's Day weekend, and we still had a a pretty awesome turnout here in Salt Lake.
- 2:27SPEAKER_00: We had so Saturday was the all-day workshop, super impactful.
- 2:31SPEAKER_00: Loved the participation.
- 2:33SPEAKER_00: Every everyone got great shit out of it, which was super cool to see.

- 4:51SPEAKER_00: It's just hard to say.
- 4:53SPEAKER_00: Actually, it's not.
- 4:54SPEAKER_00: That's pretty fucking simple.
- 4:55SPEAKER_00: Maybe I just need to learn how to talk.

- 8:07SPEAKER_00: We'll see, we'll see you in there.
- 8:08SPEAKER_00: I'm I love opening up the group because we get an influx of hungry, ambitious agents at all different areas.
- 8:16SPEAKER_00: Some are brand new in the industry and some are selling 200 homes a year and everything in between.
- 8:20SPEAKER_00: It's super cool.
- 8:21SPEAKER_00: So excited to meet you.
- 8:23SPEAKER_00: Let's talk about these words, okay?
- 8:26SPEAKER_00: I uh I know that in the beginning when I was selling homes years ago, when I first became an agent, January 2011 is when I first got my license.
- 8:36SPEAKER_00: I spoke in generalities.
- 8:38SPEAKER_00: I thought I had to speak formally, I had to be all professional, and blah, blah, blah.
- 8:41SPEAKER_00: And so when you do it, you you think you have to use big words.
- 8:45SPEAKER_00: But what happens is those big words, those important words that have a lot of heaviness to them, like contract or form an agreement, those cause friction.
- 8:58SPEAKER_00: When you use words like that, you cause friction with your clients or your potential clients.
- 9:02SPEAKER_00: They may never become clients because you freak them out because you're using big authoritative words that sound scary.
- 9:09SPEAKER_00: What if instead of saying, hey, sign this contract?
- 9:14SPEAKER_00: Here, I just need your signature on this contract, you say, Hey, just scribble on this peep piece of paper for me.
- 9:19SPEAKER_00: Just write your name here on this piece of paper.
- 9:21SPEAKER_00: And because you're handing them a contract, they know it's not just like a blank piece of paper that they're you know doing a fucking stick figure on, obviously.
- 9:29SPEAKER_00: But how informal is that?
- 9:31SPEAKER_00: It there's so much less pressure when you say, I just need you to, you know, scribble on this piece of paper.
- 9:37SPEAKER_00: Try this stuff out.
- 9:40SPEAKER_00: When I first really thought about this and started doing this in my business, I'm like, this is so simple.
- 9:46SPEAKER_00: I'm just making things sound less heavy, less um, you know, like there's no going back than they are.
- 9:56SPEAKER_00: Right?
- 9:57SPEAKER_00: You're still accomplishing the same thing.
- 9:59SPEAKER_00: Rather than calling it a contract or an agreement or a form, call it a piece of paper.
- 10:03SPEAKER_00: It's not that hard.
- 10:06SPEAKER_00: Piece of paper has no friction to it.
- 10:08SPEAKER_00: Piece of paper is informal, it's easy, there's not a lot of pressure with that.
- 10:14SPEAKER_00: Another thing you can use, or let's start with what you could replace.
- 10:18SPEAKER_00: We need you to get pre-approved.
- 10:20SPEAKER_00: We need you to get your pre-approval letter.
- 10:22SPEAKER_00: You need to get pre-qualified first.
- 10:24SPEAKER_00: Well, there's a lot of formality to that, there's a lot of pressure involved in that, there's a lot of seriousness, and that scares a lot of people away.
- 10:32SPEAKER_00: You've seen it when you say we hey, let's get pre-approved, they they kick the can down the road.
- 10:36SPEAKER_00: They're like, I don't know.
- 10:37SPEAKER_00: Because it sounds intimidating, just like contract and agreement.
- 10:41SPEAKER_00: It sounds intimidating.
- 10:43unknown: Okay?
- 10:44SPEAKER_00: Let me go back to the contract thing.
- 10:46SPEAKER_00: If you're having them sign a buyer-broker agreement, instead of calling it the buyer-broker agreement, have it for them, explain it to them, and just say, you know, this piece of paper just outlines the relationship and the responsibilities that I have to you as your agent.
- 11:01SPEAKER_00: You can explain it further than that, of course, but when you explain what it does, they want it rather than you feeling like you have to convince them to sign something that is not in their best interest.
- 11:11SPEAKER_00: See, where you come at it mentally is everything.
- 11:14SPEAKER_00: If you feel like you're having to convince them to do something that is in your best interest and not theirs, you're already fucked.
- 11:20SPEAKER_00: First off, is that really the place you want to be in as a real estate agent?
- 11:25SPEAKER_00: Like it think about this.
- 11:27SPEAKER_00: Look, and we've all done it, but if that's how you're approaching the situation, no wonder people are saying, you know what, I need to think about it first.
- 11:36SPEAKER_00: I need to wait.
- 11:37SPEAKER_00: I need to go talk to my spouse first.
- 11:39SPEAKER_00: Um, you know, let me take this home and read it over and then I'll get back to you.
- 11:42SPEAKER_00: It's because they're intimidated, they're freaked out.
- 11:44SPEAKER_00: They think it's this super fancy, formal thing that they're locked into for life and they have to like, you know, it's this blood oath, this fucking pinky swear.
- 11:52SPEAKER_00: Now, it's official, but do you really need to scare them?
- 11:57SPEAKER_00: Is it required that you scare them and intimidate them?
- 12:00SPEAKER_00: Of course not.
- 12:01SPEAKER_00: So it's not a contract, it's not a buyer broker agreement, it's a piece of paper that puts in writing your relationship to them, your responsibilities to them as their agent, your fiduciary responsibility.
- 12:16SPEAKER_00: So then they're like, oh yeah, that sounds great.
- 12:18SPEAKER_00: Like, I better sign that.
- 12:19SPEAKER_00: So then you're responsible to do these things for me.
- 12:22SPEAKER_00: Right?
- 12:23SPEAKER_00: Words matter, and the way you approach them mentally matters as well.
- 12:27SPEAKER_00: So back to the pre-approval letter.
- 12:29SPEAKER_00: Getting pre-approved, you've seen a lot of people drag their feet on this.
- 12:33SPEAKER_00: Why?
- 12:34SPEAKER_00: They're intimidated.
- 12:35SPEAKER_00: It sounds so formal, it sounds like it's gonna take a long time.
- 12:39SPEAKER_00: It sounds like uh, you know, there's no going back.
- 12:43SPEAKER_00: Well, what if you just call it knowing your budget?
- 12:46SPEAKER_00: So instead of, hey, we need a pre-approval letter from a reputable mortgage lender before we can let you into this house, what if you just say, hey, we need to know your budget?
- 12:57SPEAKER_00: We need you to show this that shows your budget, right?
- 13:01SPEAKER_00: When they understand, when you have a buyer that understands that it's going to benefit them when they go home shopping, it's going to benefit them when they start looking for homes, that they actually know what their budget is, they actually know what they can afford, they actually know what those payments look like, they're empowered, right?
- 13:20SPEAKER_00: Not punished.
- 13:23SPEAKER_00: So change pre-approval letter to know your budget.
- 13:27SPEAKER_00: Let's find out what your budget is.
- 13:29SPEAKER_00: Okay, that huge shift makes a big difference.
- 13:33SPEAKER_00: Another thing, when you're meeting with a seller and you're, you know, telling them all the different things you're gonna do for them, you're trying to win them over so that they list with you and you're trying to impress them, right?
- 13:45SPEAKER_00: Well, this is where a lot of agents just assume that everyone knows how certain things work.
- 13:53SPEAKER_00: For example, um, when I used to do listing presentations, I would say we run Facebook ads and then we run this and we put it on the MLS and we do blah, blah, blah, blah, blah and I would just list things, assuming that they actually understood what the fuck those mean.
- 14:08SPEAKER_00: So rather than saying we'll run a Facebook ad, we'll do this thing with your listing instead of the Facebook ad, what if you just explain what the Facebook ad will do?
- 14:19SPEAKER_00: So you say, hey, when you list with us, we actually can pinpoint the ideal buyer, the people who are most likely going to be interested in buying your house, and we put the ad right in front of them and we do it repeatedly over and over and over.
- 14:33SPEAKER_00: And that has shown us over time, we've seen that people are much more likely to come see the house and then buy it when we do these.
- 14:40SPEAKER_00: You just explained a Facebook ad.
- 14:42SPEAKER_00: So what most agents do is say, we run Facebook ads for your listing, but then you take it a step further and explain what that actually does.
- 14:51SPEAKER_00: We can pinpoint the the people who are most likely to buy your house and we put your listing in front of them over and over and over every time they open their phone.
- 15:01SPEAKER_00: A seller is gonna hear that and be like, holy shit, I want that.
- 15:04SPEAKER_00: But if you say we run Facebook ads, it's just like, okay, cool, they run Facebook ads.
- 15:09SPEAKER_00: Words matter, change the way you approach it, and you're gonna change the results you're getting in your business.
- 15:16SPEAKER_00: Another one that kind of goes back to the contract versus piece of paper.
- 15:20SPEAKER_00: When you say I need you to sign this, I need your signature, I know it sounds stupid, and you're probably like, I would never say this.
- 15:27SPEAKER_00: Well, what if you just said scribble or I need your John Hancock?
- 15:33SPEAKER_00: When you say that, as dorky as that is, it's also not as intimidating as I need your signature, I need you to sign this contract, scribble, write your name on this contract, put your name here, right?
- 15:49SPEAKER_00: Scribble, put your name here, your John Hancock, whatever you want to call it.
- 15:54SPEAKER_00: It just takes the you're saying the same thing, but in a way that has less friction, less heaviness, less intimidation attached to it.
- 16:03SPEAKER_00: Another thing I hear all the time is agents are advertising a home value report or a you know, here's your CMA report.
- 16:12SPEAKER_00: Well, no one wants a fucking report because when you were growing up, what was the like the last thing that you ever wanted to happen to your life?
- 16:21SPEAKER_00: Like the worst case scenario for your life when you were in grade school was what?
- 16:25SPEAKER_00: Having to do a report, a book report, a report on this, a report on that.
- 16:30SPEAKER_00: It's like it was like punishment.
- 16:32SPEAKER_00: So we're we're wired from an early age to not like reports.
- 16:38SPEAKER_00: Reports are boring, they take a long time, they're it's just not something you want, right?
- 16:43SPEAKER_00: A report card.
- 16:45SPEAKER_00: I mean, my god, unless you're like the nerdiest of the nerds, like who the fuck wants a report card?
- 16:51SPEAKER_00: I never wanted my report card.
- 16:52SPEAKER_00: I'm like, keep that thing away from me and definitely keep it away from my parents.
- 16:56SPEAKER_00: By the way, I think I graduated with like a 2.8 in high school or some shit.
- 16:59SPEAKER_00: Um, did not do the SATs, we did ACTs, and I I don't know, my score was average.
- 17:05SPEAKER_00: 2.8.
- 17:06SPEAKER_00: Like, whatever, right?
- 17:07SPEAKER_00: Doesn't even matter in hindsight at all.
- 17:09SPEAKER_00: But uh, you guys all know what I'm talking about.
- 17:12SPEAKER_00: No one wants the report card, no one wants to do a book report.
- 17:15SPEAKER_00: So then when you say, hey, we'll give you this report, people are like, oh, a report.
- 17:19SPEAKER_00: When you hear the word report, it sounds like there's a lot of work involved to consume it.
- 17:24SPEAKER_00: Like it's this big long thing that they have to clear their afternoon just to read through and dissect, right?
- 17:30SPEAKER_00: And decipher.
- 17:31SPEAKER_00: So stop saying home value report.
- 17:33SPEAKER_00: Stop saying CMA report.
- 17:35SPEAKER_00: You can call it a guide, you could call it a worksheet, you could call it a breakdown, you could call it a summary, you could call it a one-pager, right?
- 17:45SPEAKER_00: All of these you're saying once again, you're saying the same damn thing.
- 17:52SPEAKER_00: You're just saying the same damn thing, just in a much more effective way that removes friction and can actually make people more comfortable versus scare them away.
- 18:02SPEAKER_00: There's so many other ways to do this.
- 18:04SPEAKER_00: Uh uh I'll go back to uh what I said in the beginning.
- 18:07SPEAKER_00: When you use words that are too big, like uh, you know, conforming loan limits, or you know, even when you say conventional mortgage, not everyone knows what a conventional mortgage is.
- 18:20SPEAKER_00: So what if you say this mortgage will let you buy the house with only 5% down or 3% down or 10% or whatever the hell, right?
- 18:27SPEAKER_00: And and you say, and then this is not FHA.
- 18:31SPEAKER_00: FHA has certain things that that you know can make it take longer, make it more expensive with the you know mortgage insurance and all the bullshit, right?
- 18:39SPEAKER_00: So rather than just saying conventional mortgage or FHA mortgage or VA or this or that, assume they don't know what that means.
- 18:47SPEAKER_00: Assume that you have to explain the concept from the beginning.
- 18:49SPEAKER_00: And when you do, then you actually are explaining why they want that thing, why that thing will help them.
- 18:57SPEAKER_00: And when you do, they're gonna be more receptive to your advice, more ex more accepting of your guidance, and they're going to want more of it.
- 19:04SPEAKER_00: So they'll hire you.
- 19:06SPEAKER_00: You will get better business results, you will convert more leads to clients, you will get more clients taking action and writing offers and moving forward with you if you use better words that are less scary, less formal, less heavy, and don't have that feeling of this is the end of the road, there's no going back here, right?
- 19:27SPEAKER_00: This is once I sign this thing, my life is over, I'm locked in forever.
- 19:32SPEAKER_00: Now that may be the case, but it's also not that heavy, right?
- 19:36SPEAKER_00: People cancel deals all the time, they they um walk away from contracts all the time, right?
- 19:41SPEAKER_00: Like it's it's not like they're signing in blood.
- 19:45SPEAKER_00: So don't make it feel like they are, for the love of God.
- 19:48SPEAKER_00: You're gonna get better results that way.
- 19:50SPEAKER_00: Uh, so if you want your videos to work better, don't use big words.
- 19:54SPEAKER_00: Conforming loan limits.
- 19:56SPEAKER_00: The FHFA just increased conforming loan limits in the county from you know 700 to 780.
- 20:03SPEAKER_00: Okay.
- 20:04SPEAKER_00: Well, what does that actually mean?
- 20:06SPEAKER_00: Instead of just regurgitating the headline, which no one fucking understands, most agents don't even understand what the hell the FHFA is.
- 20:14SPEAKER_00: I know what it is, I don't know what they do.
- 20:17SPEAKER_00: They're just another you know, alphabet soup agency within the government, who knows what the fuck they do.
- 20:23SPEAKER_00: So consumers know even less than we do as professionals.
- 20:28SPEAKER_00: So instead you say, you know what?
- 20:30SPEAKER_00: The government just made it more attainable to buy a house, to buy your dream house, to buy your next house, to to um, you know, to move up, to to get that larger house, to get more bedrooms for your expanding family, to do this, that, or the other.
- 20:48SPEAKER_00: The government just made it possible.
- 20:49SPEAKER_00: They just uh they just loosened they loosened the guidelines to make it easier to get this the size of mortgage that you need.
- 20:57SPEAKER_00: That's ultimately what you're saying.
- 20:59SPEAKER_00: The words matter.
- 21:01SPEAKER_00: Explain what it does, why they want it, and they will want it.
- 21:06SPEAKER_00: They they already want these things.
- 21:08SPEAKER_00: Your job is to just get out of their way so that and show them here's the thing that you want, here's how it works.
- 21:15SPEAKER_00: You're trying to accomplish this, then you need A, B, and C, and here's how they work.
- 21:20SPEAKER_00: The words you use make all the difference.
- 21:22SPEAKER_00: Audit what you're saying to your clients.
- 21:24SPEAKER_00: If you're getting a lot of people waiting or talking to their spouse or reading it over, you've scared them.
- 21:31SPEAKER_00: You've scared them.
- 21:32SPEAKER_00: So find out where that's happening, find out where you're scaring people and figure out how to reword it, how to rephrase it, how to reposition it so that they are wanting to move forward rather than hesitant to or fearful of, or just like biting the you know, the like biting their lip and doing it anyways.
- 21:53SPEAKER_00: This doesn't need to be an adversarial relationship with your clients.
- 21:57SPEAKER_00: And for the best agents, those that sell the most homes, it's not adversarial, it's a partnership.
- 22:03SPEAKER_00: They're both wanting the same thing.
- 22:05SPEAKER_00: You and your client want the same thing.
- 22:07SPEAKER_00: So once you learn how to communicate that you can get them the thing that they actually want and not scare them along the way, which makes them pause, right?
- 22:15SPEAKER_00: The confused mind says no, the confused mind stands still, the you know, if you're scared, you do nothing, right?
- 22:22SPEAKER_00: You get the point.
- 22:23SPEAKER_00: Audit your words, change your words, improve your words, use better words, and you will sell more homes.
- 22:30SPEAKER_00: I guarantee fucking to it.
- 22:31SPEAKER_00: Thank you for listening this week.
- 22:33SPEAKER_00: Make sure you go register for power day while there's still uh while there's still tickets.
- 22:37SPEAKER_00: There's only 20 per date, so go check out the dates, go get the information.
- 22:41SPEAKER_00: Powerdayevent.com.
- 22:43SPEAKER_00: We'll see you guys there.
- 22:45SPEAKER_00: The first one, we learned a lot of great stuff that uh we're going to improve on for the next one.
- 22:50SPEAKER_00: It's going to be at least two, three, four times better than the first power day, which was pretty epic in and of itself.
- 22:56SPEAKER_00: Thank you guys so much for listening.
- 22:58SPEAKER_00: Take care.
