- 0:00Are you working harder than ever and still falling behind?
- 0:02Hey, you're not alone.
- 0:03In today's market,
- 0:04many loan officers I talk to are feeling a little bit burnt out, right?
- 0:08And they're putting in a lot
- 0:09more effort than the normal return they're getting.
- 0:12So they're making a fraction of the income
- 0:14and putting in four times the effort with little to show.
- 0:17And if you've been feeling ignored by
- 0:18realtors, maybe you feel like you're stuck in a slump or questioning how long you can keep this
- 0:22up, this episode is for you.
- 0:25You're listening to Mortgage Marketing Radio, the podcast where we
- 0:27help mortgage loan officers not just survive, but thrive and succeed in a modern mortgage world.
- 0:33My name is Jeff Zimpher.
- 0:34I'm your host, and I'm here to help you cut through the noise,
- 0:37build real referral relationships that are profitable, and grow a modern mortgage business
- 0:42that lasts and one you enjoy.
- 0:45Today on the show, we're asking you the hard question,
- 0:48why are many loan officers struggling right now, and why are some doing well,
- 0:54and what can you do to fix it?
- 0:56And to help us answer that, I'm joined by legendary real estate
- 0:59coach, Tom Ferry, who's coached the top 1% of agents for many, many years and knows exactly
- 1:04what it takes to win in any market.
- 1:06So in this episode, we're going to talk about why your ego
- 1:09might be killing your momentum.
- 1:11We're going to unpack how to show real value with agents when
- 1:13they won't take your calls and you get ghosted.
- 1:16And what is the mindset, the action, and the
- 1:18skill sets that it actually takes to stand out in a commoditized industry?
- 1:22We're also going to
- 1:23dive into some simple tactical ways to shift your mindset, position your expertise, and start
- 1:27building realtor partnerships that stick even when the market's stacked against you.
- 1:31So if you're
- 1:31ready to stop struggling and start building momentum, stay with us.
- 1:34This episode is for you.
- 1:48So what do you think the biggest challenge is from agents and lenders in this market?
- 1:52I would say broadly, it would be like four times the work for 25% of the income.
- 1:59It's a hard pill to swallow.
- 2:00How do you respond?
- 2:02Dealing with the frustration or the pushback on not adapting to the new world of where the consumer is now and is going.
- 2:10And I've heard you use this term in the past called fading winner.
- 2:12Yeah.
- 2:13Right?
- 2:14They all struggle with it.
- 2:15And what I tell people is, whether you're a brand new agent or you're at the top of your game.
- 2:20First, I have a lot of empathy for how hard it is to run a business, to do what you do,
- 2:27and then try and add something new.
- 2:29How relevant or important do you think it is for a loan officer?
- 2:32I think you've said a couple of times, solve problems, right?
- 2:35For real estate agents.
- 2:36And what are the problems they need to solve?
- 2:38He said, look, if you just help realtors do three things, help them learn the strategies
- 2:42to get more clients, to stay more relevant to what's working and to be more efficient
- 2:46with their systems and processes.
- 2:48Tom, welcome back to the show.
- 2:50Jeff, congrats, man.
- 2:51What are we, like, 370 shows in now?
- 2:54A lot.
- 2:54It's a labor of love, as you know.
- 2:56Anything when it comes to content, when you're doing it for nine years?
- 2:59100%.
- 3:00I think I got on YouTube in 2007, and I haven't stopped.
- 3:03Really?
- 3:03It's crazy.
- 3:04I give you credit.
- 3:05The funny story about that is I was on YouTube.
- 3:07This is the big mistake I made.
- 3:09I think in 2000, right around the same time.
- 3:12And then it was so difficult, I stopped.
- 3:15I'm just like, let me just do podcasts.
- 3:17what a mistake now we can talk about the mistakes so uh 2004 i start my company right i left my pops
- 3:25started this new business and i was like okay how can i reach people i've got 5 000 people in my
- 3:31database and growing you know every single day launched my silly little first website
- 3:35and i started doing audio messages but we didn't call them podcasts back then it's just
- 3:39i would record an audio message with one of those old like globe things like directly into my laptop
- 3:44and then we would email.
- 3:46It was every day, an every day show.
- 3:48Hey, you know, today's August 7th.
- 3:50You know, whatever the year is,
- 3:52super excited to be talking to you today.
- 3:53The message of the day is, or the thought is,
- 3:55I did that for like three years.
- 3:57And then I'm like 2007 hits and I'm on the golf course.
- 4:00And my buddy, who's still a great friend today, Ed Park,
- 4:03says, hey man, do you want to play golf with me and my pal?
- 4:05And like, Ed is a very eclectic individual.
- 4:08And I was thinking, so Ed, if you're listening to the show,
- 4:09you know, I love you.
- 4:10But like four hours on the golf course with Ed,
- 4:12I was like, that's a lot of time.
- 4:14And then his buddy popped up and he's like, Hey, I'm like, Hey, I'm Tom.
- 4:16Nice to meet you.
- 4:17And he's like, I'm David.
- 4:18I'm like, David, what do you do?
- 4:20He's like, Hey, I work at Google.
- 4:21And I was like, ah, kind of a big company.
- 4:22I go Silicon Valley, New York, you know, Sydney, where are you?
- 4:25He's like, New York.
- 4:26I'm like, Oh, you're a media guy.
- 4:27And he's like, yeah.
- 4:28And I go, what do you do there?
- 4:28And he goes, I'm in charge of the homepage.
- 4:31I was like, well, let me grab your bag.
- 4:33Put you on my golf cart.
- 4:35And he literally, I don't know, three holes in.
- 4:38He's like, tell me about your business.
- 4:39You know, what are you doing?
- 4:40are you blogging this that and I was like to be honest man I'm doing these audio messages and it's
- 4:44really been good and he he turned to me and he goes audio messages suck I was like I was devastated
- 4:51Jeff I was like what do you I've been doing this for like three years every day and I'm building
- 4:54up my audience and he's like what you're doing sucks and he's like we bought this company called
- 4:58YouTube oh you should go get a camera and you should switch to YouTube so that was like I don't
- 5:04even remember like july 17th right like whatever it was 2007 yeah i went that night i think went
- 5:10to radio shack brandon do you know what a radio shack i went to radio shack and i was like i need
- 5:16a camera for youtube and it wasn't what it wasn't like one of these you know super fun video cameras
- 5:23classic oh yeah i got a bunch of those and i think that actually still has like a memory chip inside
- 5:28it we should probably pull those out it probably does and and that was like the rest is history
- 5:33And so you just switched that fast?
- 5:35That day.
- 5:36And I knew, as you know, doing what you do, I knew like two years in, I won't name the
- 5:43competitor that called me and said, you need to stop.
- 5:46I remember I was like coming from LA, I'm coming down the 405 and I'm like, I need to
- 5:51stop.
- 5:51Like, what are you talking about?
- 5:52He's like, you need to stop giving away everything that we're all charging 300, 400, $500 for
- 5:59and you're giving it all away for free.
- 6:00And I was like, okay, noted.
- 6:02Totally appreciate your feedback and look forward to seeing you at the next gig, whatever.
- 6:06It's like I hang up and I called my wife and I'm like, well, that answers that.
- 6:10We're doing the right thing.
- 6:11We're doing the right thing.
- 6:12Like this is going to work out.
- 6:14Exactly.
- 6:14Wow.
- 6:14That's an amazing story.
- 6:16You're on the golf course.
- 6:17This guy's like, a little something called YouTube.
- 6:18Yeah.
- 6:18You might want to look into it.
- 6:19I was like, no, I like what you said.
- 6:21We just bought a little company called YouTube.
- 6:23And I was like, hmm.
- 6:25I remember like Charlie bit my finger, you know, the dance dance video.
- 6:28and I was like, I don't know about,
- 6:30will agents and loan officers go on there and watch?
- 6:34Right, right.
- 6:34And I was like, okay, I think I'm sure they'll go for it.
- 6:36Will people log on and actually watch videos right now?
- 6:38Right, right.
- 6:39As you know, it's like living room, you know?
- 6:40Exactly.
- 6:41That's where all the last-
- 6:41YouTube TV, right?
- 6:42Exactly.
- 6:43That's a great story.
- 6:44Okay, let's get into,
- 6:45so obviously our audience today
- 6:47is loan officers and real estate agents.
- 6:48Kind of the theme for today
- 6:49is how loan officers and agents can team up
- 6:52and create confident homebuyers
- 6:54in a waiting for rates to drop market.
- 6:56Sure.
- 6:57So let's do a reality check.
- 6:58Can we just say in any market?
- 7:00In any market, right.
- 7:01No.
- 7:01Yeah.
- 7:02As you know, this market has some extra challenges, which we're going to talk about.
- 7:05For sure.
- 7:05But let's talk about what you think, because you obviously have an incredibly wide lens
- 7:09and a deep lens with your coaching clients.
- 7:10So what do you think the biggest challenge is from agents and lenders in this market?
- 7:15I would say broadly, it would be like four times the work for 25% of the income.
- 7:23It's a hard pill to swallow.
- 7:24But like, Jeff, we're in year, well, we're what, 33 months in to six and a half to seven and a half interest rates.
- 7:32So it's not that dissimilar from, say, 2009 to 2012, right?
- 7:40Like we had a couple of years where we felt like we were like crawling through glass.
- 7:45And, you know, everything was just different and hard coming off two and a half percent interest rates.
- 7:49in the pandemic environment at 6.9 million transactions, you know, times two, right?
- 7:54It was just this crazy experience.
- 7:58And now here we are kind of more in that slam it out, fight it out.
- 8:03The, you know, the top is the consolidation is happening everywhere.
- 8:06Like the number of agents that are listing and selling all the houses, it's like 90,000
- 8:10people are literally controlling 61% of the market in the first six months.
- 8:15So it's just, it's harder.
- 8:18but but the thing i keep saying everybody is man if it was easy like there'd be three million agents
- 8:24and there'd be you know a few million more loan officers this is the time in history when all
- 8:29businesses that are going to become great in the next market this is where the market's made
- 8:35so i know that's not encouraging for anybody to hear other than i i just did a research piece
- 8:40and and i think for my for my friend listening i would encourage you to do the same
- 8:44on your local marketplace.
- 8:45So I was obsessed with what can I say to my clients to give them
- 8:53not just like a glimmer of hope, but like the harsh truth about what happens in the real estate
- 8:58market, the cycles of it.
- 9:00So I did this, you know, chat to BT, grok, perplexity.
- 9:03I went across all
- 9:04three and I'm like, basically, I forget what my exact problem, but what I wanted to know was
- 9:09over the last five decades, what was causing home price appreciation?
- 9:13What caused the market to turn
- 9:14and go down?
- 9:15How long were we in the trough?
- 9:17What were the main triggers?
- 9:18But I want to know decade
- 9:19by decade.
- 9:20So I can look not and just say, hey, 2007, 8, 9, we're kind of, but instead, you know,
- 9:26in 1981, when the rates were like 19%, you know, what happened was, and then in the economy,
- 9:31and then we boomed again.
- 9:32So what's fascinating is the number one thing I got from it is every
- 9:36market recovers.
- 9:37And the only question for the, maybe for our friend listening is where are we
- 9:40in that cycle?
- 9:42And, and what we know is if you do the right activities today, if you're making
- 9:47more conversations, building more relationships, following up because sales cycles are longer,
- 9:52you know, for two or three years, if you're doing all those right things, you're basically putting
- 9:57yourself in a place of momentum.
- 9:59And you and I both know there's, there's no standing still in
- 10:01business.
- 10:02You're either in momentum or you're losing momentum.
- 10:06And I guess what I say sort of
- 10:07broadly to everybody is you have to do today three, four times the work to get the same pay
- 10:12you used to get.
- 10:14But I promise you by putting those reps in now, when the market turns,
- 10:18if I can get you to just keep doing two times the rep, you'll make four times the money.
- 10:23So it's just the hard truth.
- 10:25So is longevity like one of the key plays we got to run is just
- 10:29I mean, stick with it.
- 10:30Don't give up.
- 10:31I mean, you don't want to say to everybody,
- 10:32what's your alternative?
- 10:34How many months can you go right now without a paycheck?
- 10:37I mean, really like how many months can you go?
- 10:39So, I mean, if you, Hey, if you got,
- 10:41if you got 24 months in, like turn this podcast off and, you know, just go sit on the beach and
- 10:45do whatever you want to do.
- 10:46And like when the rates go back to like 5.6 and 5.9, which they
- 10:50always do.
- 10:51Right.
- 10:51And then, and then everybody becomes a loan officer and everybody becomes an
- 10:55agent and you're basically back in that rat race again.
- 10:59So I say this is the time where the best
- 11:01people separate themselves from everybody else because they're just willing to put their head
- 11:05down and do the work.
- 11:06I don't mean to overcoach here, but I have like so many, because I'm
- 11:09getting ready for my annual conference.
- 11:10So I've got all this research in my head and all these
- 11:12points, but like try this on.
- 11:14It's the choice, Jeff, it's the choice that people have to make
- 11:17today.
- 11:18Are they going to choose ego or economics?
- 11:22And I say, choose economics over ego.
- 11:26You and I
- 11:26both know because of our background, right?
- 11:28Like the ego is lazy.
- 11:31The ego is trying to protect you
- 11:34from things that aren't going to happen and fear and, you know, like saber tooth tigers coming out
- 11:37of the woodworks and trying to kill us.
- 11:39The ego doesn't want you to make phone calls.
- 11:41The ego
- 11:42says things like, at this point in my career, really?
- 11:47Really?
- 11:47I have to do that?
- 11:48Like really?
- 11:48If I have to talk to one more agent or one more loan officer or one more buyer, one more seller.
- 11:53So the ego is just saying all these things to you that are just suppressing you from actually going
- 11:58to do the work.
- 11:59So what I'm literally like, I was talking to one of my clients, she's 87 years old.
- 12:03Her name is Maxine Gallants.
- 12:04If I shout out to Maxine down in La Jolla, I'm having another
- 12:07banger year.
- 12:08She's been selling real estate, I think longer than I've been alive.
- 12:10And I've been
- 12:11coach for like 27 years and I and I literally say to her like I know you don't need to work
- 12:16financially yeah you know you're you were passed out a long time ago but I know the things that
- 12:21drive you and I won't disclose that on the show but like I know the things that drive you so you
- 12:25have to make the choice like is your ego going to win today or is it going to be the economics
- 12:29and the economics is is real simple do whatever it takes to help the client and get the money
- 12:38Do whatever it takes, as long as it takes, whatever it takes.
- 12:42And the ego says, I don't like shooting videos.
- 12:45The ego says, my customers don't want to get a text message from me.
- 12:48Your ego says, you know, direct mail doesn't work because I tried it once or, you know,
- 12:52doing events or, you know, all these new agents.
- 12:55Your ego is just constantly criticizing, complaining, and comparing.
- 13:01Show me one area in your life where those three things create joy.
- 13:07create happiness create growth in your business it doesn't so it's a it's a head game to some
- 13:12degree right the battle that it's always a head game it's i mean yeah my son sells houses in
- 13:18hoboken new jersey and so this morning i'm talking to him he's like i got the offer accepted and he's
- 13:23all fired up right he's got to do two deals before he gets to my event and i was like hey if you can't
- 13:27i always i lovingly tell him like if you can't you got to change your last name like it's just
- 13:30you know this ain't working man but but he tells me he's like he's like man i got this deal on
- 13:34escrow and it looks like it's going to go well.
- 13:36And like, I'm really excited.
- 13:38And yeah, I've been
- 13:38working so hard.
- 13:39I'm like, Steven, I don't want to hear it.
- 13:41You can hear it.
- 13:42I don't want to hear
- 13:42it.
- 13:42It's so, it's so easy.
- 13:44It's so easy to take a small victory and shut it down.
- 13:50And we're in
- 13:51an environment today where a small victory isn't enough.
- 13:54I mean, I'm preaching to the choir,
- 13:55right?
- 13:55Like every loan officer knows what I'm talking about, right?
- 13:58You know that this is the
- 13:59market where you basically secure as many transactions as you can, because when the
- 14:05market turns, your refi business makes you all your money.
- 14:08Right.
- 14:08And like that, I mean, it's,
- 14:09it's, it's rich and kind of rich and then it's really rich and it's kind of rich.
- 14:14So if you
- 14:14don't do it now, we all know what happens.
- 14:16Wow.
- 14:17There's a lot in there.
- 14:18Okay.
- 14:18So it makes me
- 14:19curious real quick.
- 14:19I'm going to take a side, side route here about Maxine.
- 14:22Okay.
- 14:23Or, or other
- 14:24agents that have been around a long time.
- 14:26Cause I was doing an event the other day,
- 14:27We talked about that.
- 14:28And there was an agent in the room who was, quote unquote, successful, right?
- 14:33And I'm curious, you know, because you interact with so many different people, how do you respond?
- 14:37How do you, you know, dealing with the frustration or the pushback on not adapting to the new world of like, you know, where the consumer is now and is going?
- 14:46And I've heard you use this term in the past called fading winner.
- 14:49Yeah.
- 14:49Right.
- 14:50So I'm curious about somebody like Maxine.
- 14:52Like, because she's, you know what I mean?
- 14:53You're saying, Maxine, you don't want to get on.
- 14:54Does she even need to get on video?
- 14:56So, you know what I mean?
- 14:57She, okay, so.
- 14:59Or to do the modern things, right?
- 15:00Because she's got this base
- 15:01of such a long history of clients.
- 15:02Of course, of course.
- 15:03I got so many thoughts.
- 15:05Because Max, I mean, you know,
- 15:06I mean, literally in the last 24 hours,
- 15:09two of the top brokers in Beverly Hills, right?
- 15:11Who are great friends and great clients, right?
- 15:13I won't be a name dropper,
- 15:14but you would know who they are.
- 15:16The number one person in Newport Beach
- 15:18and Laguna Beach,
- 15:19who's a longtime client and friend.
- 15:21Maxine, right?
- 15:22I won't say the name,
- 15:23but another New York City,
- 15:24like I have clients everywhere, right?
- 15:26Like the number one guy in Ottawa, Ontario, Canada, who I spoke to this morning, they all struggle with it.
- 15:31And what I tell people is, whether you're a brand new agent or you're at the top of your game,
- 15:35first, I have a lot of empathy for how hard it is to run a business, to do what you do, and then try and add something new.
- 15:45So I don't knock anybody for it.
- 15:47I get it.
- 15:48I mean, man, this year, we changed all the systems, all the software in my company.
- 15:52And Brandon, was it fun?
- 15:55No.
- 15:55Thank you very much.
- 15:56My producer's like, no, it still drives me insane.
- 15:59But I know on the other side of it, you know, the efficiencies, the gains, it's all going
- 16:04to be there, but going through it is hard.
- 16:06So I have a lot of empathy for people that know that they should maybe redo their bio
- 16:10for AI, know that they should be blogging today to show up in the world of AI search,
- 16:16GEO versus SEO, know that they should redo their website, know that they should make
- 16:20their calls.
- 16:20But like I have empathy for it.
- 16:22It's hard.
- 16:23It's hard to do all this stuff.
- 16:25and it's hard to balance, you know, how much content you put out, how much time you get with
- 16:30your friends, spouse, I'm married.
- 16:33I got two boys that are, you know, young men now, like,
- 16:36and I got all my pals and I got my team and I got offices.
- 16:39It's, it's, it's hard.
- 16:41So I guess
- 16:42my first thing is one, I have empathy for him.
- 16:44Then I say to most people, I just say, look,
- 16:48you don't have a time management problem.
- 16:50You don't, right.
- 16:51You have a prioritization problem.
- 16:53So can we narrow down the priorities to maybe just one or two things that this year we can really do well?
- 17:02And stop trying to do 50 little things throughout the year and let's pick like one or two.
- 17:07And if we can just pick the right one or two and then we can go really deep on those one or two, what will happen is in 26, you're going to look back and go, wow, that was another, you know, 30 million in loans or, you know, 30 million dollars in volume for an agent.
- 17:22end so so i a i have a lot of empathy because it is hard i run a business you run a business it's
- 17:27hard right anybody that says otherwise is lying their ass off you don't have a time management
- 17:33issue it's prioritization you got to pick one or two priorities what's going to get you the most
- 17:37leverage right what's going to get you the most growth what's going to get your brand to be the
- 17:41biggest what's going to get you the most money like it's whatever the priority is and then you
- 17:46got to pick those two and you got to go all in on it because that's what works right now yeah it's
- 17:50It's a good strategy.
- 17:51Profit leverage is focused because there's a lot we could do, but we can't do everything.
- 17:54So we've got to pick the one thing that will have the most leverage for us.
- 17:56Exactly.
- 17:57Okay.
- 17:58All right.
- 17:58Awesome conversation there.
- 17:59Let's get back to loan officers and agents.
- 18:02Let's try this one.
- 18:03If you were a loan officer today calling an agent, putting you on the spot, what would
- 18:07your pitch be?
- 18:08What would your approach?
- 18:08What would you say?
- 18:09Let's say this is an agent who you don't yet have a relationship with.
- 18:13Maybe you closed a deal six months ago, but you know they're a player and you want to
- 18:17get some time with this agent.
- 18:19What's the value prop?
- 18:20Okay, so in fairness, so I coached 1,700 title execs.
- 18:24And I personally, right, in some groups, same exact thing.
- 18:28The first thing I say is just acknowledge that what you offer is a commodity.
- 18:34That they could go to pretty much any other title company and essentially get the same air, right, for the same price.
- 18:41And I say the same things to my mortgage friends.
- 18:42I'm like, look, we're all selling the same commodity.
- 18:46and you know commodity even for you and i like time for someone to watch our show right like
- 18:52it's it's commodity it's been commoditized so so the thing that i say is first and foremost before
- 18:57i go see a prospect i go to chachi bt i go to grok i go to whatever my favorite thing and i'm like
- 19:02tell me the history of jeff tell me everything i need to know about him right tell me like
- 19:07everything you can find online to give me an opportunity to build a relationship because
- 19:13until you can build rapport, connect with them on something that's interesting,
- 19:17go a little bit deeper and not talk about their last transaction, which is whatever.
- 19:21Oh, I saw you recently took a listing.
- 19:22Congratulations.
- 19:23Okay.
- 19:23You're like the
- 19:24ninth person that said the same thing to me.
- 19:25You with me?
- 19:26So I want to find something that's
- 19:28different and unique and stands out because what I offer is a commodity.
- 19:32So here's what I know.
- 19:33And if you can connect with this, it will help you tremendously.
- 19:37It is so hard to be a good agent
- 19:41in today's environment.
- 19:42And every loan officer knows the same thing.
- 19:43So I could say the same,
- 19:44but we're talking about agents.
- 19:45If a good agent is with you,
- 19:47their phone is ringing nonstop.
- 19:49They're putting out fires every single day.
- 19:51Every one of their sellers is pissed
- 19:52because they didn't get enough showings last week, right?
- 19:55All their buyers are also being marketed to
- 19:57by somebody else.
- 19:58And even though you have a buyer brokerage agreement signed,
- 20:01like it's just, it's very challenging.
- 20:04So the game is, can I identify a Trojan horse
- 20:08that I can show up with, sneak in
- 20:10and offer some real solutions to their problems.
- 20:15It's the only way I've been able to
- 20:17create substantial large business relationships.
- 20:20I identify they have this problem.
- 20:22I've got a solution.
- 20:23But you can't just walk in and go,
- 20:24hey, you know, problem, I got a solution.
- 20:27Because that's the USP, right?
- 20:28That's the oldest pitch on the planet.
- 20:30So I guess what I would say to the loan officer is
- 20:34do your research on this person.
- 20:35Go to their Zillow profile.
- 20:37Go to their business page.
- 20:38not to observe what is great, but to observe what is missing.
- 20:43See, if you just took the example of
- 20:44GEO, generative engine optimization versus search engine optimization, if you took the time to
- 20:51actually look at, there are certain websites that when I do a search for like old school Google,
- 20:58you know, like best real estate agent near me, right?
- 21:01And what do you get?
- 21:02You get Zillow,
- 21:03realtor homes, redfin, right?
- 21:05Like that's what you get every time.
- 21:07But if I go to perplexity
- 21:09and I type in like, they don't type in best realtor near me or they're like, I have an
- 21:13oceanfront house in Corona Del Mar.
- 21:15And I'm thinking about selling my home.
- 21:17And I'm looking
- 21:17for somebody that specializes in five to $10 million properties in my area who can really
- 21:22do a banger job.
- 21:23Like, what do you got?
- 21:24That's how people talk to like AI today.
- 21:27And when that
- 21:28happens, they're going to show up or they're not.
- 21:31And if you can show the agent how to show up and
- 21:33I can give you the hack, you ready?
- 21:35It's two things.
- 21:36Number one, they love structured contact.
- 21:37All search engines, they're as lazy as we complained about some people.
- 21:42You got to make
- 21:43it easier for them, right?
- 21:44So the agent you want to work with doesn't have a profile on fast expert,
- 21:49doesn't have the right profile on Zillow, on their Google business page, on Instagram, Facebook,
- 21:56LinkedIn, all this stuff.
- 21:57But specifically, this is the funny part.
- 21:59Yelp, which most of us hate
- 22:00because Yelp is basically just, it's the negative review site.
- 22:04But if an agent can be positioned to
- 22:06be one of the top 10 agents in that zip code, in that county, in that city, which they can pretty
- 22:12easily on Yelp, right?
- 22:14If they're on that list now, you just help that agent generate more
- 22:18opportunity.
- 22:19If you get them to sign up on FastExpert, they're going to get more opportunity.
- 22:22You with me on this?
- 22:23Not because those sites are incredible.
- 22:25It's just for whatever reason,
- 22:27the AI search seems to look for structured content, top 10 lists.
- 22:32What I tell the really
- 22:33good agents, by the way, and really good loan officers is if I'm a loan officer, let's say I've
- 22:38got a team of like eight loan officers on my team.
- 22:41I'm going to publish once a month, the top eight
- 22:44loan officers in Orange County, California.
- 22:47And it's only going to be my eight salespeople.
- 22:49and the order rank will just change over and over again.
- 22:51And I'm going to take that blog
- 22:52and I'm going to publish it on my Google business page,
- 22:55my website, and on my LinkedIn profile.
- 22:57And then guess what happens?
- 22:59The next time someone,
- 22:59who's the best mortgage loaner?
- 23:01You're going to show up because they love lists.
- 23:05They love structured content.
- 23:07So if I'm a loan officer,
- 23:09I'm going to use that as a tool.
- 23:10The second thing is to acknowledge that the AI,
- 23:13the way it works, at least today, Jeff,
- 23:14and we're timestamping this,
- 23:17is today, if your bio says, for example, this is why I do this all the time when I get like,
- 23:21hey, will you talk to this guy and like have a conversation with this gal?
- 23:24And I'm like,
- 23:24sure.
- 23:24I go to their Instagram bio and it's like, you know, mom, dog lover, you know,
- 23:29love puzzles, enjoy wine, sell houses now and then.
- 23:33Right.
- 23:33And then I'm like, wait a minute,
- 23:34like you're the number 13 agent in the state.
- 23:38Like, why doesn't it say, you know, 22 years
- 23:41of helping buyers and sellers, sold more than 4,000 properties, have over 800 five-star reviews.
- 23:48Now, I just gave you pretty much the exact bio that they should have because the AI is lazy.
- 23:55So if I'm like, who's the best agent in my marketplace?
- 23:58They're going to go, well,
- 23:59Jeff has 800 transactions, 355 star reviews.
- 24:04Jeff's going to show up on the list.
- 24:06Does that make sense?
- 24:07So not only does their bio need to shift, I would walk in with
- 24:11a problem that the agent didn't know that they have.
- 24:13And here's what's interesting.
- 24:14I was talking
- 24:15to Neil Patel about this.
- 24:16If you don't follow Neil Patel, you should.
- 24:18N-E-I-L and then Patel,
- 24:20P-A-T-E-L.
- 24:21He bought a company called AnswerThePublic.com, which I've been obsessed with
- 24:25forever.
- 24:25And I was actually really excited that he bought it.
- 24:28Neil and I were chatting about the
- 24:29reality is today, if you look at the way generative engine optimization works, you might only get a
- 24:35tiny amount of traffic to your website from it, but the intent is so strong.
- 24:41Now I'm giving you
- 24:42Neil's quote that it represents like 50% of the transactions that you do from this tiny amount
- 24:48of search because the person searching on AI has such high intent.
- 24:53So I'm taking my kids and my
- 24:54wife and we're going to go to Europe after the, my event.
- 24:57So I go to Google and I'm like, you know,
- 24:59what are the top 10 things I should do when I go to, you know, this part of Europe, right?
- 25:04And you get a stupid list of offers and recommendations.
- 25:09And each one of those, there's another click.
- 25:11And Google's so antiquated.
- 25:13I do the same exact thing in Grok.
- 25:15And it's like, I'm like, hey, you know who I am.
- 25:18You know I'm into cool, fun things.
- 25:20I'm going to be in Marbella, Spain.
- 25:21Where should I go?
- 25:22Well, you should definitely check out the new Nobu app.
- 25:25And it gives you all this real world actionable insight.
- 25:30That's what's happening right now.
- 25:31So if I'm a loan officer, long answer, I'm going to take this to the agent, but I'm not going to take it to a brand new agent.
- 25:38I'm going to take it to the mid-tier agent that doesn't get a lot of, they don't get a lot of love.
- 25:44You with me?
- 25:44Like they've had three listings sold and like seven buyer sales this year.
- 25:49They're in the hunt of the 400,000 that are controlling the industry.
- 25:52But the very highest producer, I'm going to get some success with these people and then I'm going to work my way out.
- 25:57That would be my approach.
- 25:58Okay.
- 25:59Long answer.
- 25:59Sorry.
- 26:00No, that's good.
- 26:01That was a nice ride.
- 26:02Hey, are you tired of cold calling realtors and feeling like you're getting nowhere?
- 26:05With my agent classes, you don't have to chase agents anymore.
- 26:09We hand you a done for you system of ready to teach presentations, plug and play marketing,
- 26:14and even 200 producing agents to invite.
- 26:16So you can double your agent referrals in 90 days or less.
- 26:19Plus you'll get weekly coaching and a community of loan officers sharing exactly what's working
- 26:24right now.
- 26:25Here's a quick win from one of our members.
- 26:27I joined it because I was tired of doing business the way that regular loan officers have been doing it in my market, which is just making the core calls every Monday and Friday, checking in with real estate agents.
- 26:38I had done that for years and it seemed like everybody was doing that.
- 26:41I needed something different and I wanted to find a way that I could work with the agents that I want to work with.
- 26:47I wanted to find a way that I could have a captive audience every month, every couple of weeks where I could find agents that were like minded and that wanted to work with me as well.
- 26:55So it's probably brought in.
- 26:56I'm just guessing here, but it's probably brought on in the three years I've been back with the program.
- 27:02It's probably brought on, I'd probably say about 40 million dollars in volume since then.
- 27:07Right.
- 27:08And it's led to some massive relationships.
- 27:10I wouldn't be able to do those things without this program.
- 27:13the value of these Friday calls are so incredibly valuable for all of us.
- 27:18I get upset if I miss it
- 27:20on a Friday.
- 27:21The cost of this program is worth it just because of these Friday calls that we're on,
- 27:25where we help coach each other.
- 27:27We're just here to help each other add value to our realtor partners.
- 27:30Are you ready to stop chasing and start attracting agent referrals on demand?
- 27:34Book a call at MortgageMarketing.pro or hit the link in the show notes.
- 27:38Now back to our show.
- 27:38And so what I'm hearing in there, let me try and bring this down for us to perhaps take and put into action is, and I think you're 100% right because this is what I've seen work.
- 27:46So let's give something tactical.
- 27:49So how this would play out in the real world would be, let's take that idea you just shared about how to show up in AI-related search, the various sites.
- 27:58I guess what we're saying, and let me ask it this way, is how relevant or important do you think it is for a loan officer?
- 28:05I think you've said a couple of times, solve problems, right, for real estate agents.
- 28:08and what are the problems they need to solve.
- 28:10Remember, you remember Walter Sanford, right?
- 28:12Right?
- 28:13There you go.
- 28:13There's a shout out from back in the day.
- 28:15Walking on water in Long Beach, California.
- 28:17Yeah, right?
- 28:17Of course.
- 28:18He's a great dad.
- 28:19So Walter told me when I was an originator,
- 28:22he said, look, if you just help realtors do three things,
- 28:24help them learn the strategies to get more clients,
- 28:28to stay more relevant to what's working
- 28:30and to be more efficient with their systems and processes.
- 28:33And that's what you just laid out there.
- 28:34It's an idea that I can bring to an agent and say,
- 28:36hey, were you aware that this is the new search, right?
- 28:39No, what is that?
- 28:40Yeah, exactly.
- 28:41Like, do you think that would be a viable pitch
- 28:43for a loan officer listening or watching right now?
- 28:45Like, if you just did your research
- 28:46and prepared a quick little, you know,
- 28:48talking point around that,
- 28:50maybe you did a DM, whatever it is,
- 28:52maybe you did a call, I don't know.
- 28:53It's no different from, 100%,
- 28:55it's no different from an agent today
- 28:57that would call an expired listing and be like,
- 28:59Jeff, I was on looking at your property,
- 29:02you know, in the MLS,
- 29:03and there was like seven misses.
- 29:05and whether you choose to hire me to, you know, to fill the hole and actually get the property sold
- 29:09at the minimum, I'd love to get like five minutes with you just to show you the 10 things that you
- 29:12have to have to market a property in today's environment.
- 29:16Your agent missed like seven of
- 29:17them, right?
- 29:18Just that kind of hook.
- 29:19That's, that's so shout out to all of FNF, which is
- 29:22Fidelity Financial.
- 29:24That's who I'm coaching, those 1700 title execs.
- 29:26And this is the exact
- 29:27kind of stuff we're working on with them.
- 29:29And they're like, we're in a very flat market and
- 29:33they're getting increase in agents that are doing more transactions, aka more title and escrow for
- 29:38them, another mortgage, et cetera.
- 29:40They're getting a nice lift by going into agents' offices or
- 29:43making phone calls and identifying a very specific problem that they can bring a solution to.
- 29:48And does it always get you the business?
- 29:50No.
- 29:52But hey, but that's the game, right?
- 29:53That's the game.
- 29:54Yeah.
- 29:54I mean, you're never going to get 100%, but it's also a different pitch than most people
- 29:57are showing up with.
- 29:58Exactly.
- 29:59You know, which is the coffee, the, what I want to learn about your business, right?
- 30:02All that stuff.
- 30:03My gosh.
- 30:03Hey, do you want to know the rates?
- 30:06No, I can't get those anywhere.
- 30:07I'm good.
- 30:08Thanks.
- 30:09Let me guess.
- 30:10They're flat.
- 30:11Yes.
- 30:12Right.
- 30:12I love the answer, which is rates are going to do one of three things.
- 30:14Go up, stay the same or go down.
- 30:16Right.
- 30:17And by the way, every day, come on seven, right?
- 30:20Like we're all rolling the dice.
- 30:22Do you know the app Palm agent?
- 30:23I've heard you talk about it many times.
- 30:25Yeah.
- 30:25Oh my goodness.
- 30:26For every loan officer, check out a Palm agent.
- 30:28So my buddy, Jeremy Davis, funny, his mom was a real estate agent for Evie Holiday,
- 30:32like 400 years ago in Texas.
- 30:34Came home one day to her husband, who is a preacher and says, you know, talking to buyers,
- 30:39it's just really hard for me to, you know, get this.
- 30:41And it's always sometimes hard.
- 30:42This is, you know, this is like 26 years ago.
- 30:45It's hard for me to call my loan officer.
- 30:47And, you know, actually I paged him.
- 30:50The beeper went off.
- 30:50I haven't got a response yet.
- 30:51Like it was during those times.
- 30:53So now he's got this calculator and there's hundreds of calculators.
- 30:56We don't want agents to become loan officers.
- 30:58We don't want that.
- 30:59But we want an agent to be able to say, well, hey, we'll write this offer.
- 31:03If we get a two-one buy down, this is what it means.
- 31:06And then if we can make this adjustment,
- 31:07this is what it means.
- 31:09And it just empowers agents.
- 31:11And that's one of those obvious misses
- 31:14that a lot of loan officers are like, well, I don't want to give that power away.
- 31:17Because that's
- 31:18my thing.
- 31:18No, you're actually empowering them to be able to educate their buyers and sellers.
- 31:23In this case, they're really their buyers.
- 31:24And that's a match made in heaven.
- 31:26And I'm not an
- 31:27investor.
- 31:27I don't own the company, but I think I'm responsible for getting, I don't know,
- 31:31a hundred thousand people on that app just in the last two years.
- 31:35Cause I'm just, I'm,
- 31:36I'm obsessed with the consumer wants free, perfect.
- 31:40And right now, if I can't do free,
- 31:42I got to do as close as I can to perfect.
- 31:43And I got to do it right now.
- 31:44And that app,
- 31:45things like land glide, right.
- 31:47Which is another cool app.
- 31:48Like what about that house?
- 31:49Like who
- 31:50owns that house?
- 31:50And the agent's like, like, I don't know, it was a bad idea, but you had a land
- 31:53Glide and you literally like, oh, that's actually owned by Tom Ferry.
- 31:56I mean, it's like every lot
- 31:59in the United States, every plot of land in the United States, whether it's LLC or whatever it is,
- 32:04but like those kinds of tools that a loan officer could bring to an agent to make them
- 32:09more empowered, more intelligent, look better in front of their customers.
- 32:13And ultimately,
- 32:13you know, I don't know, help more clients, do more deals.
- 32:16I don't own either one of those
- 32:19company.
- 32:19I just want to acknowledge, but I love him.
- 32:21I know.
- 32:22Jeremy.
- 32:24I hope it doesn't sound
- 32:25self-serving for some of the people who hear this, but we're talking about helping loan officers get
- 32:29in front of real estate agents, right?
- 32:31And I know you're a big believer in the one-to-many approach,
- 32:34right?
- 32:34Because you can cold call, you can slug it out.
- 32:38But I remember when I first started with
- 32:39agents, I needed to get in front of as many agents as I possibly could, right?
- 32:43Because it's a numbers
- 32:44game, right?
- 32:45You're going to get the good, the bad, and all that kind of stuff.
- 32:46So what do you
- 32:47think about the idea of a loan officer building this platform, right?
- 32:52I always talk about they're
- 32:53running for mayor, right?
- 32:54So they've got to become well-known, you know, the whole thing,
- 32:56but they're leveraging this platform of, like we mentioned earlier, teaching agent classes
- 33:00with these ideas we're talking about here, solving problems with these ideas.
- 33:04One to many.
- 33:05Is that a viable, you think for an LO who wants to scale their reach?
- 33:08Well, it hasn't worked for me.
- 33:10Right?
- 33:11Yeah.
- 33:12The answer is of course.
- 33:15And then I know what happens
- 33:16is the ego pop.
- 33:17Well, I'm not really good in front of people.
- 33:18Why would an agent listen to me?
- 33:19And you know, why would an agent listen to me?
- 33:21Well, if I do an invitation and nobody shows up.
- 33:23Right.
- 33:25Who said it?
- 33:26It was something like, you'll never regret going, right?
- 33:30Like Jeff invites me to go climb a mountain.
- 33:32You're never going to regret that.
- 33:33You know, like Brandon says, hey, let's try this new idea.
- 33:36You're never going to regret that.
- 33:37The only thing you're going to regret is inaction.
- 33:40Sitting on the couch doing nothing.
- 33:42You're always going to regret that.
- 33:43So I'm a huge fan, whether it's on Zoom.
- 33:46or face-to-face, or you call a broker manager and say, could I come deliver this to your agents,
- 33:52to the MLS, to the board, to the association?
- 33:54There's so many ways to reach people.
- 33:57The only thing I'm going to caution the loan officer on is to be very, very mindful of who
- 34:03you're trying to attract, because if you just put it out there...
- 34:07I don't know if you've seen this
- 34:08stat, but because of my partnership with FNF, I get access to some pretty incredible real-time
- 34:13data.
- 34:14So in the first six months of the year, 1,065,000 agents have done no closings.
- 34:17Now,
- 34:21Jeff, if you and I were business partners, we're not going to put both MLS IDs in.
- 34:25So I say,
- 34:26all right, between teams, business partners, there's only 1,400 teams really in the country,
- 34:32but there's a lot of husband and wife, mom and dad, son, yada, yada, yada, yada.
- 34:36So I say,
- 34:37take 100,000 off that.
- 34:39But that still means there's 965,000 people that have not had a
- 34:42closing this year.
- 34:43So when we oftentimes advertise or push the word out, who's most likely to show
- 34:48up?
- 34:49People got the free time, right?
- 34:50People that have time, right?
- 34:52So again, I think it's very
- 34:53important to message who is your message for, who is it not for?
- 34:58So if you want to do a thing called,
- 35:00come one, come all new agents, let me show you how, like that's okay, right?
- 35:05But then what happens
- 35:06is the message is now for them, right?
- 35:08And if a top producer shows up, they're like, what am I
- 35:11doing in this room.
- 35:12Do you know Craig Suing?
- 35:13Sure.
- 35:13Yeah.
- 35:14Craig's longtime buddy, former loan officer,
- 35:16built a show called American Dream TV.
- 35:18So just for, I've invested in like 125 companies.
- 35:20That's
- 35:21why I sell people.
- 35:21I'm very, I'm very transparent.
- 35:23Like with like, these are all companies that I
- 35:25wish I bought.
- 35:27But Craig has done a wonderful job.
- 35:29And so he will go into a marketplace anywhere in
- 35:32the U S they go in the MLS and they're like, here's the top 50 people.
- 35:36Hey, we have something
- 35:37that is exclusive for only someone at your level that wants to elevate their brand.
- 35:40You know,
- 35:41Come join us for a three-hour session to learn how you could be on TV, what that would look like,
- 35:45how it would impact your business, and we'll have lunch.
- 35:47And every city he goes to, he gets 20, 25,
- 35:5130 people, but they're all people that are doing a lot of business.
- 35:54And those people are all looking
- 35:56to create some degree of separation between themselves and the next agent to the right or
- 36:02left, the ones that are actually selling houses.
- 36:04A mortgage is a commodity, and you can make the
- 36:05argument today when you get to the top of all these great agents, they've also been commoditized.
- 36:10I can go to Zillow and I can find 20 agents in my marketplace that have 30, 40, 50, 80,
- 36:14100 reviews.
- 36:16So why this one versus that one, right?
- 36:18So they're looking for that same degree of separation.
- 36:20So that's a good example of, you know, what if you did something that was so hyper-focused
- 36:26that the only people that actually could do it would be an agent who has a marketing director,
- 36:32right?
- 36:32A team lead that has at least one person in charge of marketing in their business that
- 36:37You could literally say, come to this event.
- 36:40Actually, don't.
- 36:42Send your marketing director so he or she could learn how to ABC 123.
- 36:47If you just push a message that says just come one, come all, you know what you're going to get.
- 36:51So I'd say be very targeted today.
- 36:53I like that approach.
- 36:54And of course, a smart strategy you know very well is team up with the title reps in your local market.
- 36:59100%.
- 36:59And they know who has no escrows, lots of escrows, is growing, is not growing.
- 37:04So, I mean, it's funny because I obviously have a lot of mortgage friends and I have this huge relationship with, you know, F&F, which has like 50 brands across the U.S.
- 37:14And literally when we go into marketplaces and we do events, it's both of them working in unison.
- 37:18And I'm constantly saying, you all need to create better relationships.
- 37:21Yeah.
- 37:21Right.
- 37:22Because you got your, like a good loan officer has 10, 15 really good model match agents.
- 37:28Where a good title escrow, they could have like 75 or 80.
- 37:31Yeah.
- 37:32You with me?
- 37:32So I'm like, you all need to connect more.
- 37:35What I find is the loan officers actually don't have enough of the right model match.
- 37:39I'm with you.
- 37:39I'm with you.
- 37:40But I'm talking about like, you know, I was with J.J. Mazzo yesterday, right?
- 37:44He's got a new book coming out.
- 37:46So he was on my show.
- 37:46Right.
- 37:47Nice.
- 37:47You know, I mean, you know.
- 37:49He's a baller.
- 37:50Yeah.
- 37:50You're talking about.
- 37:50He's a monster.
- 37:51Yeah.
- 37:51Yeah.
- 37:52Ones are getting after it.
- 37:53Yeah.
- 37:53But, you know, and look, all due respect, but I talk to a lot of loan officers at various
- 37:57levels.
- 37:57And oftentimes, you know, I'll ask them, how many agents are in your database?
- 38:00Right.
- 38:01Ten.
- 38:01You know.
- 38:02Oh, yeah.
- 38:02It's just like they're not even building their own database like they should be consumers, right?
- 38:06100%.
- 38:06And all that stuff.
- 38:07But again, I have empathy for him because it's hard.
- 38:11It's hard.
- 38:11You ever heard the phrase, it's all hard, choose your heart?
- 38:14Mm-hmm.
- 38:15I think I have a t-shirt that says that.
- 38:17Yes.
- 38:18I actually heard something this morning that really resonated, which was like pain and suffering is the only way to grow.
- 38:23And it's the CEO of NVIDIA.
- 38:26and he basically said, my whole culture is predicated around the joy and understanding
- 38:32of what pain and suffering provides.
- 38:34And it sounds horrible, but if you think about it,
- 38:36a startup is nothing but pain and suffering, right?
- 38:40If you're a brand new loan officer in a
- 38:42marketplace like this, there is nothing but pain and suffering.
- 38:45But outside of that, what do you
- 38:47get?
- 38:47Wisdom.
- 38:48You don't get wisdom from winning.
- 38:49You get wisdom from loss, from getting beat up,
- 38:52from having things not go your way,
- 38:54from making a thousand calls and getting only one yes.
- 38:57That's where all the insights come from.
- 38:58So it's, you know, easy to say,
- 39:00but listen, I'm eating my own dog food every day.
- 39:03I'm making calls and trying shit
- 39:05that is absolutely not working.
- 39:07And in many cases, costing me a lot of money and time.
- 39:10But I know if I don't do it, if I don't take the swing,
- 39:13you know, there's no standing still.
- 39:14You're either in momentum or you're losing it.
- 39:16Or green and growing.
- 39:17That's it.
- 39:18Ripe and rotting.
- 39:18That's right.
- 39:19Do you have the embrace the sock t-shirt yet?
- 39:22I don't, but I do like that.
- 39:24We're going to get you that one.
- 39:25I do like that.
- 39:25Yeah, it's all taken.
- 39:25The whole office.
- 39:26Yeah, yeah.
- 39:27I love it.
- 39:27I love it.
- 39:28All right.
- 39:28We've got to land this plane here.
- 39:30So coming up, you are going to be at the Sales Mastery event with Todd Duncan, October 14th
- 39:35through 17th in Dallas.
- 39:37Yes.
- 39:37For anybody listening or watching, what do you want to tell them if they're thinking
- 39:40about coming?
- 39:40Why is this year different or special?
- 39:42First of all, I've been friends with Todd for a long time, and I'm super excited about
- 39:45the new partnership.
- 39:47And the fact that it's also down the street from where I live in Dallas does make it slightly
- 39:50easy.
- 39:51so so you know what it is this goes back to that earlier point right there's no regret in going
- 39:56do you know what i mean like i give people the example all the time because i go to conferences
- 40:00all the time um i i attend a conference called abundance 360 it happens in los angeles it's run
- 40:05by a guy named dr peter diamandis it's about ai it's about robotics it's about human longevity
- 40:10is absolutely nothing to do with my industry but i go because i know when i'm there for three days
- 40:17it's not always what's being presented on the stage.
- 40:19It is just the fact that I finally have
- 40:21the time to sit and to think in an environment where everybody else is sitting and thinking about
- 40:28how to improve the quality of your business, right?
- 40:30To make sure that you're on the cutting
- 40:32edge.
- 40:32I liken that to when I talk to people like, Hey, you should come to this event.
- 40:35They're like,
- 40:36Tom, I was there.
- 40:36I was with you last year.
- 40:37And I'm like, well, has anything changed?
- 40:40A lot has changed.
- 40:41And I'm like, and I tell my friends, like, you know, when you come to a Tom
- 40:44Fairey event that it isn't always who's presenting on stage.
- 40:47It's who's in the room.
- 40:49It's the
- 40:49conversations at the breaks.
- 40:51It's the insights at dinner.
- 40:52It's all of that.
- 40:53So again, I would say to
- 40:54you, it's the same thing.
- 40:55Coming to Dallas, coming to this event, spending a bunch of time with a
- 40:58bunch of great people, meeting a bunch of new people, expanding your network, but mostly 2026,
- 41:04they say is going to be better, but it's only going to be better for the people that have the
- 41:08new tools.
- 41:09You can't run this.
- 41:11In every market cycle, right?
- 41:12In every market cycle, there is
- 41:14there's fundamental plays at work, but now there's these new plays.
- 41:18And I would argue like a lot of
- 41:19what I'm going to be talking about is certainly generative engine optimization and why now you
- 41:25need to not like delegate AI to somebody else on your team.
- 41:29If you're not spending an hour a day
- 41:31right now doing deep search to understand the zeitgeist, where things are going,
- 41:37how I can create more efficiency, how can I scale myself?
- 41:40How can I improve my brand?
- 41:41how can I be a better husband how can I be a better friend like everything is available yeah
- 41:46right and I find that most people first of all have a lot of these tools like sitting you know
- 41:50three slides over on their iPhone that's the first mistake so so I think again there's what I'm going
- 41:56to talk about there's what all the other great presenters are going to talk about but it's really
- 41:59about being in the right room having time to think having time to plan having time to strategize
- 42:05because I think 2026 for some of us is going to be like big wave surfing.
- 42:10And for others, it's going to be a struggle.
- 42:13No, totally agree.
- 42:14Yeah.
- 42:14And you've got to have the skill set and the mindset to be able to put those ideas into action.
- 42:18100%.
- 42:18Yeah.
- 42:19Love it.
- 42:19Okay.
- 42:19So that's October 14th through 17th, Dallas.
- 42:22I will be there.
- 42:23You'll be there with Todd Duncan and so many other people as well.
- 42:25Hey, man, I know we're out of time, but I really, really appreciate this a lot.
