- 0:00Hey, what's up, Jefferson, for your humble host of this episode of the Mortgage Marketing
- 0:16Radio Podcast.
- 0:17Thank you for tuning in.
- 0:18Appreciate you being here.
- 0:20Hey, by the way, did you know we have a private Facebook group just for you, the listener.
- 0:23You can go over to Facebook, type in the search mortgage marketing radio and you'll come
- 0:28to our private group just for podcast listeners where you have more good content or conversations
- 0:33going on over there.
- 0:34So go check that out.
- 0:36I've got a question for you.
- 0:38It's coming up here on midway through the year.
- 0:41How you doing?
- 0:42Where you at?
- 0:43Are you on track to reach your goals?
- 0:45We're going to talk more about how to close out 2024 strong and what are the strategies
- 0:52and tactics that I've seen from the top producers around the country.
- 0:56I'm going to be implementing more on that in just a moment.
- 0:58But before we get there, I got to share with you another win of the week from our members
- 1:03at my agent classes.
- 1:05This is where we help you.
- 1:06The mortgage originator go from solicitor and vendor to partner and peer by attracting
- 1:10instead of chasing real estate agents and building a platform that helps you get attention,
- 1:15get engagement, conversations and contracts.
- 1:19Win of the week coming from one of our longtime members, Kevin, what is up, Kevin?
- 1:23If you're listening to Kevin, I've been with us I think four plus years easily.
- 1:29And Kevin has recently hosted a class which he shared that 36 agents showed up for his
- 1:36class.
- 1:38And he was showing them one video idea that generated 11 million in listings in 90 days and
- 1:45sold 9 million.
- 1:48And that was an idea we borrowed from a real estate agent who shared it with us and we took
- 1:52that and put it together in a class, a very easily executable short form class that's
- 1:57easy to execute.
- 1:59And so therefore, Kevin shared that with his agents in a Zoom and had 36 agents show
- 2:06up for that Zoom.
- 2:08And what happens after that?
- 2:09Well, hey, you know what happens after that?
- 2:11You have conversations.
- 2:13And as you know, conversations leads to contracts.
- 2:16So my question for you is how are you getting in front of 36 agents?
- 2:19How long would it take you?
- 2:20How are you getting in front of 36 agents for 30 minutes, 40 minutes of dedicated time
- 2:26that's focusing on you adding value and helping them get more listings in today's market?
- 2:31Do you think you might earn some relationships from that?
- 2:34Some referrals?
- 2:35Well, I can tell you Kevin does so do many, many other people.
- 2:38You want to learn more?
- 2:39Go look at more success stories over at mortgagemarketing.pro.
- 2:42Okay.
- 2:43So this week I'm going to bring to you a brief recap of my attendance at the recent mastermind
- 2:48summit, the mortgage mastermind summit in Vegas, where I had the privilege and honor of
- 2:52being on the main stage as a guest speaker.
- 2:56What was my topic?
- 2:57My topic was how to double your realtor referrals in 90 days, hint hint.
- 3:02It's leading with classes in education.
- 3:04You've heard me talk about that long enough.
- 3:05I just shared with you the link to go check it out and learn more.
- 3:09By the way, case you haven't heard in top producers do classes in my presentation on stage.
- 3:15I shared examples from two of the top originators in the country who each do a thousand plus
- 3:20loans a year doing events and classes, getting in front of agents at scale.
- 3:24So on the stage the day before my session or actually the day after my session, I think
- 3:31it was I can't remember it was three two and a half days.
- 3:33Anyway, the point being is shot by Nozion, one of the top originators in the country out
- 3:36of the Boston mass area got up there and shared everything he does in his business.
- 3:42He called it separation season, separation season.
- 3:46This is the time to go grab market share and to step it up, not to roll it back, but
- 3:51to step it up because the tide will come back in, right?
- 3:55And you want to be ready to surf the tide, not get crushed by the waves, but be on your
- 4:00surfboard.
- 4:01And what's your surfboard activities?
- 4:03You getting out there in front of the right people, past clients, referral partners, all
- 4:07that other stuff.
- 4:08You know guys, it's the fundamentals.
- 4:09It's be brilliant in the basics.
- 4:11If there was any takeaway I heard from everybody at the mastermind summit, yes, leverage tech,
- 4:17yes, show up and be present consistently on social media, but most importantly, execute
- 4:24the fundamentals, be brilliant in the basics.
- 4:26This is a connection business, shout out to Tim Brahim.
- 4:30This is a connection business, particularly with referral partners, right?
- 4:34And so how are you creating connection and engagement?
- 4:37Are you transactional or are you relationship based?
- 4:41So this is the first place to start is evaluate your approach to business.
- 4:45Do you see realtors as a necessary evil, right?
- 4:49Or are they a key pillar of your business?
- 4:52And if you're working with realtors that suck, that drain you, that are toxic, that's on
- 4:57you.
- 4:58Now, maybe you're at a point in your business where you can't fire them yet and you
- 5:01need to put up with their crap because they're going to send you a deal or whatever.
- 5:04Okay, fine.
- 5:05I understand that.
- 5:06But at the point, you're going to make a transition in pivot to being more selective with
- 5:09whom you work with.
- 5:11But more importantly, let me ask you a question.
- 5:13I asked the audience from the main stage of the mastermind summit, I asked, hey, how many
- 5:19of you here need more realtors on your bus?
- 5:22All the hands went up.
- 5:23How many of you here need better quality realtors on your bus?
- 5:25All the hands went up.
- 5:27Answer, you need both, right?
- 5:29And if we carry that conversation a little bit deeper, you want more quality agents.
- 5:33That means you've got to go deep versus wide.
- 5:36But most of you, because of the market situation, because of what's going on with agents coming
- 5:40in and out of the business, because of the contraction in the market, lack of inventory,
- 5:44and opportunities are down.
- 5:47Most people right now, the immediate fix is you need more realtors on your bus for referral
- 5:52partners.
- 5:53You can go in, going narrow, going quality, right?
- 5:57You've got to go wide before you can go deep.
- 5:59And going deep is a process that you can't just exclusively go there else.
- 6:02You'll never pick up some of the low-hanging fruit, immediate, easy business that's available
- 6:07to you by going wide, right?
- 6:09So my suggestion to you is, when you're talking about approaching and targeting real estate
- 6:13agents is that you go wide so that you can go deep, does that make sense?
- 6:18Like the name of the game, whoever has more conversations wins, right?
- 6:22So the question is, how many conversations are you having per week?
- 6:25And I would argue that it's not enough.
- 6:28And so the question then becomes, what's your strategy for getting there?
- 6:31How do you get that engagement?
- 6:33How do you get those conversations?
- 6:35So at the masterminds shunmit, Sean's on stage, he asks himself a question every single
- 6:40day.
- 6:41What is your number one job?
- 6:42Let me ask this for you.
- 6:43What is your number one job as a mortgage originator?
- 6:45What is it?
- 6:46I'll give you a moment to think.
- 6:49Answer, generate business every day.
- 6:54Generate business.
- 6:55Now, you've heard this concept called reverse engineering.
- 6:58How do you generate business?
- 6:59You've got to work it back, which you've got to reverse engineer.
- 7:02What are the steps that it takes to get to generate business?
- 7:05Well, ultimately, at some point, you've got to have a conversation with somebody who either
- 7:09wants to borrow money from you or somebody who can refer you, introduce you, connect
- 7:15you to somebody who wants to borrow money from you, right, or to buy a house.
- 7:21So once again, it leads to conversations.
- 7:23Now, let's reverse engineer an additional step.
- 7:26We need to talk to people who want to borrow money to buy a house, right?
- 7:31How do we get those conversations?
- 7:33What are the mechanisms, steps, processes by what you're going to do that?
- 7:36You've got a variety of different things you can do.
- 7:38Show up online on social media, have conversations with the referral partners, contact your
- 7:43past client database, right?
- 7:45There's obviously a host of other things.
- 7:47If you're buying leads or whatever, okay, great.
- 7:49That's another potential direction to go.
- 7:52But it ultimately leads to you've got to engage and have conversations.
- 7:56And my question for you then, coming back to activities and be brilliant in the basics,
- 8:01is look at your, what Chompanozian calls, look at your accountability metrics.
- 8:07Have you reviewed your accountability metrics, your conversations, your calls, your face-to-face
- 8:11or Zoom meetings, your loan apps, right, your credit polls, your credit polls, loan apps
- 8:17to conversion, right, to rate locks, et cetera?
- 8:21Are you looking at the analytics, the KPIs that drive your business?
- 8:24Because you are a business owner, and if you were running a business, and I was a venture
- 8:28capitalist, right, I would want, and I was considering investing in your business, I would
- 8:32want to look at your analytics, right?
- 8:35Your conversations, your conversions, what do the numbers look like on that and where can
- 8:41it be improved?
- 8:43Once the last time you looked under the hood of the engine of your business and evaluated
- 8:49what's working well, what could be working better, what's completely unnecessary, by the
- 8:53way.
- 8:54See, most people do many things with side effects versus doing few things with great effect.
- 9:08It's not about doing more, right?
- 9:09It's about doing less, but doing more of the right things, does that make sense?
- 9:19Another thing that was talked about at the Mastermind Summit, which I absolutely love, is
- 9:23control the controllables.
- 9:24See, a lot of people get bogged down in this attention around inflation and interest rates
- 9:30and inventory and the economy and the NAR settlement and all the other noise, right?
- 9:37And what Shant said up on stage was that he doesn't focus on any of that.
- 9:45He may stay aware, right, and what's going on, but he doesn't go down the rabbit hole
- 9:50and get all wrapped around like what's going to happen with interest rates and what's
- 9:54going to happen with inflation and what is Powell going to do and all that stuff?
- 9:57Why?
- 9:58Because he can't control it.
- 9:59And what he does is he's just relentlessly focused on the things that he can control
- 10:06in his business.
- 10:08So let me give you some of the analytics, the accountability metrics in terms of getting
- 10:15back to the basics and the fundamentals.
- 10:17As I said, the question to ask yourself with the most important thing you need to do every
- 10:20day is generate business, right?
- 10:24Partner relationships.
- 10:25Staying in front of partners with value, out value your competition, okay?
- 10:30Lead management, communicating with them every day in multiple ways.
- 10:33So that's phone, text, video, handwritten thank you cards, right?
- 10:37All the different ways by which you can stay in front of these people.
- 10:40I got a question for you.
- 10:41How many prequels have you done in the past three months, six months that you've gone
- 10:45radio silent on?
- 10:47You've ghosted it.
- 10:48Not they've ghosted you, but you haven't reached back out to them.
- 10:51How many?
- 10:53That's part of the game, guys.
- 10:54That's called lead management, communicating, staying in front of these people, building
- 10:57a fence around them, right?
- 10:59So back to the basics, what is your accountability look around face-to-face meetings, presentations,
- 11:08entertaining events, entertaining events, texts and direct messages, social media, online
- 11:14reviews, managing your CRM, your database, time blocking, scripting, like score yourself
- 11:19in each, not each, score yourself in the top three categories of face-to-face meetings,
- 11:26conversations and presentations, because what I saw across the stage from Mastermind Summit
- 11:29consistently, from everybody up there, Shayla Gifford, from Tim Brahim, from virtually every
- 11:36originator that was on stage, talked about events, one to many, right?
- 11:41You scale your reach.
- 11:42And so score yourself there, right?
- 11:45Because it's about being in front of people consistently, okay?
- 11:49Now, some additional accountability metrics for you to look at, how many applications,
- 11:55how many leads, how many purchase locks, how many refilocks, right?
- 11:58Funded loans, funded volume, app to clear to close days.
- 12:01What's the gap there?
- 12:02How efficient is your process there?
- 12:04I know I'm overwhelming with you a lot.
- 12:05I'm giving you all the stuff so you can just pick the top three for you to look at your
- 12:09accountability metrics.
- 12:10How many emails sent, right?
- 12:11How many reviews, Google reviews, online reviews, did you receive?
- 12:15How many videos did you record?
- 12:16Social media posts, outbound calls, face-to-face meetings, high value partner meetings and team
- 12:20meetings.
- 12:21To sum it all up, let me say it this way, small, daily seemingly insignificant improvements
- 12:25when done consistently over time lead to stunning results.
- 12:30What is success?
- 12:31A few simple disciplines repeated every day.
- 12:36What is failure?
- 12:37A few errors in judgment.
- 12:40Also repeated every day.
- 12:42We're talking about process over outcome.
- 12:46When you fall in love with the process rather than the product, the output, the outcome
- 12:50up, right?
- 12:51That you're wanting, that the closed loan, whatever it is.
- 12:54When you fall in love with the process, you don't have to wait to give yourself permission
- 12:58to be happy.
- 13:00You can be satisfied any time your system is running.
- 13:04Let me say that again.
- 13:06When you fall in love with the process rather than the outcome, you don't have to wait
- 13:11to give yourself permission to feel happy or feel like you're making progress.
- 13:16You can be satisfied any time your, quote, system is running.
- 13:22What does that mean?
- 13:23It means if you're executing on your process repeatedly, some of the metrics that I just
- 13:31walked you through, the calls, the conversations, the meetings, the events, whatever, if you're
- 13:35executing on the process, there's a lag time between you executing the process and the
- 13:41results showing up.
- 13:44That's called a plateau sometimes.
- 13:46That's called no man's land.
- 13:47That's called, right?
- 13:48Sometimes we get frustrated and we feel like we're not making progress.
- 13:51My suggestion to you is to, right, don't measure how far you've yet to go, but measure
- 13:57how far you've come, the gap in the gain strategy.
- 14:00If you're not familiar with that book, the gap in the gain, right?
- 14:03Look at the consistency of the implementation of your process or also called a system.
- 14:10That's a concept from atomic habits.
- 14:13Because right now you might feel like your output isn't generating the return.
- 14:16I get it.
- 14:17It's a challenging market, right?
- 14:19Contrary buyers, et cetera, all the noise around that.
- 14:24Here's how you know you can bet on you.
- 14:27Look at your process.
- 14:29Look at the consistency of the implementation of your process.
- 14:35If you stay there, stay on that, it's simply a matter of time before the lagging results
- 14:42catch up with you implementing your process, executing your systems.
- 14:46Does that make sense?
- 14:48Cool.
- 14:49I would take a look at your system in process, your weekly execution of the fundamentals
- 14:55and the basics.
- 14:57I would grade yourself or score yourself in those areas and get clear on the fact that
- 15:02you can't do everything, but what can you do?
- 15:06Which are the top one to three activities that will move the needle and I would go all in
- 15:11on you.
- 15:13Go all in on you.
- 15:16Get rid of the waste, cut away what's irrelevant, not useful, including a monthly expenditure
- 15:22like one of those little tech tools and softwares and things like that that are death by a thousand
- 15:26cuts that aren't actually moving the needle for you that are just, quote, nice to have.
- 15:33Go all in on you.
- 15:34I'm going to leave it there.
- 15:35Hopefully you found this valuable, this quick tip of the week.
- 15:38One set is everything, your business growth is internal, not external.
- 15:46You will grow your business and direct proportion to your identity and going all in on you and
- 15:54executing the right activities.
- 15:56So if you found this podcast helpful and useful, I would appreciate a review.
- 16:00If you're someone climbed somewhere, you're listening to this on the app, there's a place
- 16:02to leave a review or you can just go Google, Morgan's Marketing Radio podcast, someplace
- 16:06and leave a review.
- 16:08That's that.
- 16:09And if you do want to move the needle on agent conversations, hey, you know what to do.
- 16:12You've heard me talk about it.
- 16:13The agent classes, go to Morgan's Marketing Pro, appreciate your tuning in.
- 16:17See you on the next one.
- 16:18Bye for now.
