- 0:06Hello everybody welcome along to the event industry news
- 0:09podcast with me james dixon wishing all a very good morning afternoon or evening
- 0:13whenever or wherever you join today's podcast from it seems like ages since
- 0:18i've sat behind the microphone on one of these i was just talking to our guests
- 0:21off air before we we came on and started today's recording and it it's both baffles me how i kind
- 0:28of just drop back into this absolute nonsense that I sometimes deliver on the
- 0:31podcast and yet always feel like it's been aging since I've sat behind the microphone.
- 0:36But really good one for you today.
- 0:38Got a guest on who there's been a recent, very recent press release about their
- 0:43new role and what that's going to mean for the particular venue in this instance
- 0:48and operationally the facilities that they're going to be working in.
- 0:52And let's get into it immediately.
- 0:54Olympia Events has announced two senior appointments recently,
- 0:58Talia Day, Sustainability Lead, and Carly Gibbs, Head of Customer Experience.
- 1:03Today, I'm going to be joined by Carly to find out a little bit about what that
- 1:06role actually means, how it's going to impact the operations of the events,
- 1:10and a little bit more about Carly herself.
- 1:13Carly, thank you very much for joining the podcast and welcome.
- 1:16Hello, thank you very much. Thank you for having me. not a
- 1:19problem at all so head of customer experience at
- 1:23olympia events congratulations first of
- 1:26all this is pretty much hot off the press i think
- 1:28that the press release that that i was given and sent
- 1:31is is dated the 21st of of july
- 1:34and for for context we're recording this on the 30th so
- 1:37i'm guessing you've only been in post a short while but
- 1:40um how are you settling in first of all yes so
- 1:43and that's correct only been in post now a number of
- 1:46weeks we're very much still in the weeks not the months but
- 1:49yeah absolutely so pleased to be here
- 1:52fantastic team fantastic site and
- 1:56just the opportunities that lie ahead are so exciting so really excited to be
- 2:01on this journey it is a journey it's one of those and just really looking forward
- 2:06to getting stuck in and again just referring to that that release it refers
- 2:11to the fact that you've got 19 years,
- 2:13experience working in the events industry, private sector, fundraising, strategy, operations.
- 2:20Can you maybe expand a little bit on that? And I guess that like anybody that
- 2:24works in the industry, those different experiences kind of shape and bring you
- 2:27to a point where the type of job that you're going to be doing now,
- 2:31presumably, lends on all of that experience.
- 2:33Yeah, very much of a going off in slightly different directions,
- 2:37but I feel like I've kind of come back to a little bit of a place now where
- 2:41everything's come together.
- 2:43So as you very much said, started within events and come back round full circle.
- 2:48So working with Cancer Research UK, Comic Relief on the sport relief campaigns as well.
- 2:53So working in a third sector there was absolutely fantastic to have that real
- 2:57cause at the heart of what we were doing.
- 2:59But working with having 14,000, 15,000 event participants at some of these outdoor
- 3:05mass participation events, all fundraising for a similar cause,
- 3:09through to working with private agencies, delivering other outdoor,
- 3:14indoor events, conferences, exhibitions.
- 3:17And then most recently, within the last 10 years or so, I've been working within
- 3:21this role of guest experience, which I guess has kind of come around.
- 3:26It's a bit more of a common term now, a common job title.
- 3:29But yeah, around 10 years ago, it was kind of seen as a, hmm,
- 3:33what's that? Is that customer service? Is it not?
- 3:35But yeah, it started very much within, actually in the workplace environment.
- 3:40So delivering events at a business park, which kind of evolved really.
- 3:45So before COVID, when it's very much people in the office, nine to five, five days a week.
- 3:50But really looking at what's keeping them there.
- 3:53What's, you know, there is the start of more Skype calls are coming in.
- 3:56To what's the purpose of keeping people at that
- 3:59workplace and it very much grew into that experiential
- 4:03role and most recently moved over to working within
- 4:06the retail sector leisure destinations as well
- 4:09again in a similar role but now really kind
- 4:12of bringing all of that experience from different industries back to the my
- 4:16home of events again such a fantastic venue at an exciting time it kind of feels
- 4:22like it's it's kind of completed my full circle is it is it a newly created
- 4:27role within Olympia Events to have a head of customer experience?
- 4:30Is this something they've had before?
- 4:32It is a new role. It's a new role. There was a similar style role,
- 4:36but it was more around customer service back around 10, 15 years or so.
- 4:40But yeah, this is very much as a new role to really kind of tie in line with
- 4:45this new fantastic offering that we have coming up that's mid-flow at the moment.
- 4:50The building works will be well underway, coming to near completion as well.
- 4:54So it's the right time to really think about that experiential impact and looking
- 5:00at Olympia much more as a destination now rather than just a venue.
- 5:05Hmm and what if we can touch on it very very briefly
- 5:08and it might be going slightly on a tangent but for for
- 5:11people who may not be aware just explain a little bit about
- 5:14some of these building works and it's sort of i guess adaptation if
- 5:18you will as a as a destination as a cultural experience
- 5:21rather than just you know maybe what people know as as a big
- 5:24event sort of space for hire yeah so we've
- 5:27got our fantastic heritage halls here the the grand
- 5:30and the national and the exhibitions are very much
- 5:33at the core of what we do that's not going away that's
- 5:36what we're known for as well we have fantastic exhibitions that
- 5:39we can host but we're expanding and enhancing the offering that we have we have
- 5:44a fantastic 4 000 capacity music hall that's coming we have a state-of-the-art
- 5:50theatre that's being built we have over 30 food beverage and leisure offerings
- 5:56across the campus as well,
- 5:58as well as a workplace offering with around half a million square foot of office space.
- 6:03So bringing all of that together, that straight away, you can see with much
- 6:08more than an exhibition venue.
- 6:10As I say, that's not going away. That's the heart of what we are.
- 6:13But adding all that together and a fantastic conference centre that goes on
- 6:18top of it as well, it just makes it this well-rounded destination where members
- 6:24of the local community can come along.
- 6:26Enjoy some of the bars, the restaurants that we have as well.
- 6:29There might be people here visiting at the trade show, joining a conference, going to the theatre.
- 6:33So again, we have lots and lots of different customers that will be coming along
- 6:37and enjoying what we have to offer.
- 6:39And that dovetails nicely, I guess, into the role that you've been brought in
- 6:43to fulfil, because with the change of, I suppose,
- 6:47venue structure, both physically and metaphorically, with things like the musical
- 6:52coming in, with it becoming a cultural space, in addition to what people know
- 6:56from a core point of view, which is the exhibition, the big hall side of things,
- 7:00inevitably that's going to lead to a wider demographic of customer coming through
- 7:04the doors, which then brings it back to making sure that that customer experience,
- 7:08regardless of what type of event they're coming for is fulfilled correctly.
- 7:13Exactly that. So, you know, there is a fantastic event team here that's worked,
- 7:18some of them for many, many years and seen and worked on and supported huge amounts of events.
- 7:24But like you say, we're offering a very, very different type of venue as we go forward.
- 7:30So the types of events that we are able to support just
- 7:33rapidly grows and expands from immersive
- 7:36of events you know to real different types of
- 7:39exciting activities family events as well
- 7:42and like you said that means there's different types of
- 7:45customers so we really need to understand who
- 7:48are those customers what do they want from us what do they expect from us and
- 7:52it's not just about our operations on the ground it's really looking at that
- 7:57whole customer journey and it very much links back to our brand reputation we
- 8:02have some fantastic pieces of work that are going out already we have We have
- 8:05a brand new brand video that's out there as well.
- 8:08And those digital touch points are already setting the expectation around what our venue is about.
- 8:14So we need to match those expectations.
- 8:17Everyone's expectations are extremely high. We need to match them.
- 8:21But we have to do it in a collaborative approach.
- 8:24Whoever comes to the site, they're coming to Olympia.
- 8:27They might be going to an exhibition. They might be just going to have a fantastic
- 8:32meal or some drinks in one of the restaurants on the rooftop. Bath.
- 8:36They don't want to know that there's lots of different company and organizations
- 8:40here at this one site. It just needs to be seamless.
- 8:44And we mustn't forget the hotels as well. So if we have people coming here,
- 8:48they're coming along, they're visiting and they're looking to stay.
- 8:52Well, you know, they find a one of our hosts or a security team member and they're
- 8:57asking for directions. They're looking, oh, where's the nearest hotel?
- 9:00The whole of the team that works across the site needs to
- 9:03be very much aligned and have that understanding that
- 9:07knowledge about what we're about oh yeah of course
- 9:09madam you know you've got two hotels that you can choose from
- 9:12on site you'd like to book a restaurant oh we've got a
- 9:15fantastic choice upstairs and it's not just
- 9:18coming down to oh well if you go and find so and so they'll
- 9:21be able to help you it's making sure we've got this unified
- 9:24approach and understanding around what the site has to offer
- 9:27and how we treat our customers that they are
- 9:29their guests to us they're visiting we should be
- 9:32proud and we want to welcome them and we want to
- 9:35make their visit very very memorable to make sure they
- 9:38come back so when we look at all of
- 9:40those things that you've just highlighted and talked about how
- 9:43does the the actual job role manifest itself
- 9:46in the first sort of few weeks in Carly did you as
- 9:50a newly created role is there a very clear kind
- 9:53of job description and did you know exactly what you were coming in to
- 9:56to achieve initially or is there part of it as
- 9:59well where you've got your own ideas and kind of ways
- 10:02that you would like to sort of I guess research and identify where improvements
- 10:06could be made initially well I think from say being in a similar role within
- 10:11different industries as well it's got some core fundamentals what the role is
- 10:16about and you know the the site
- 10:18here and the team being you know very strongly led by Andy O'Sullivan,
- 10:21there's a very clear direction of where we're going and what we're looking to achieve. But really, it.
- 10:27The purpose of this role is to really look at where we can create those memorable
- 10:32moments, where we can have efficiencies as well, both internally with our processes
- 10:38and externally in terms of what we deliver.
- 10:41And to be able to do that, it's not an off the shelf. It's not going,
- 10:45oh, well, I'll use this and do this.
- 10:46It's really about immersing yourself and understanding what are the kind of
- 10:51the little nuances? What's the current culture?
- 10:54Where are we looking to go? it's not just about words it's
- 10:57not about oh we'll just do this it's just a bit of you know some new
- 11:00values and customer journey mapping it's really getting into the details talking
- 11:05to people having those conversations and really understand things and to be
- 11:10able to have the impact externally you've got to get the internal work down
- 11:15right as well yes there could be some quick wins that we
- 11:18do that have an immediate impact on what our customer
- 11:22our guest our visitor will see but to
- 11:25really have an impact it's delving deep into the internal
- 11:28ways of working so at the moment i'm
- 11:31understanding trying to get involved with the commercial team understanding
- 11:35from sales and marketing how our hr how our finance
- 11:38our it systems work and from there
- 11:41it's really just trying to again understand what is
- 11:44that process when we start to
- 11:48have conversations with a potential new customer
- 11:51what are all those touch points that they have
- 11:54with our brand as I've mentioned it starts way before
- 11:57they ever come to site it's around that brand reputation and it's understanding
- 12:01how we have an impact on them every single one of those stages and this is where
- 12:08we have to have the right team culture because what we're doing is absolutely
- 12:12great but there's always opportunity to improve.
- 12:15And you have to have a team that have got exactly that right attitude to be
- 12:19able to go, you know what, we'll give this a go.
- 12:22We'll test it. We'll trial it. It might not be right, but we've got a good,
- 12:26strong team culture where we trust each other. There'll be no repercussions.
- 12:31We'll give it a go to make improvements. And once you start building on that
- 12:35internal culture, this is where you get, oh, I've seen that. I'll give it a go.
- 12:40I'll try this. Oh, we need to do this. you get
- 12:43that cohesive team coming together a little bit more rather
- 12:46than people working in silos and we have
- 12:49experts in their areas but as we
- 12:52know it's not about all individuals you know
- 12:55the sum of the parts is much greater when we are all a little
- 12:58bit more aligned and we can even take that down
- 13:00to some really really simple areas for example that
- 13:03you know operationally every single team member
- 13:06carrying gloves in their pockets there's a piece of knitter you pick it
- 13:09up it's not somebody else's responsibility you see
- 13:12somebody that needs some help you go and actively and proactively
- 13:15approach them these are just such such simple things
- 13:18but build that right the way through all
- 13:21internal processes and the end result of
- 13:24the enhanced customer experience comes through so much easier yeah
- 13:28and this might seem like a really obvious or
- 13:31even daft question to ask but how are you defining the
- 13:34customer is it visitors who are coming to.
- 13:37The events or is it that the event clients themselves
- 13:40the people coming to host their events there is it all of
- 13:43those things is there a definition as it and it going
- 13:46on what you were just saying about the team being aligned
- 13:49is it important for you to have a definition of who
- 13:53and what the customer is so that the team can can
- 13:56be aligned with each other exactly that it's those
- 13:58on that understanding that has to come through it so our customer is anyone
- 14:03that has an interaction with our brand and so they could be exactly that they
- 14:08could be an exhibition organizer it could be an exhibitor working for one of
- 14:13the exhibition organizers it could be a contractor.
- 14:17Through directly through us or a third party. It could be a member of the local
- 14:21community that happens to pass by every single day.
- 14:24We have a new school that's opening on site in September, which is absolutely
- 14:28fantastic. We do indeed.
- 14:30So again, that is really going to change the feel and the vibe of the whole
- 14:34of the site as well. So they're a customer to us.
- 14:37And like you said as well, it's exactly team members. We should be treating
- 14:41each other as customers.
- 14:42How can we support each other to get the best and
- 14:46it's really again thinking about that and having that
- 14:48understanding that mindset around what's our
- 14:52purpose to enhance the experience well what
- 14:55does that actually mean well not only is a for
- 14:58example an exhibitor an exhibition organizer going
- 15:01to be using our venue but how can we work with them
- 15:04to help them deliver an even better event it's not
- 15:07just about providing the fantastic site that we have
- 15:10so if we start thinking about that we
- 15:13then start to think about all the other customers oh a
- 15:16local a family that's coming to enjoy the
- 15:19theater and use one of the local restaurants well
- 15:22how can we work with our partners.
- 15:26On site to say did you know this what about this
- 15:29this is else that's happening on the site how can we be fully aligned
- 15:32in what we do the understanding of
- 15:35terminology is really really important but it
- 15:38goes right back even further than that not only
- 15:40understanding the customer but when we say experience as well
- 15:43i kind of alluded to the word experience has been
- 15:46round in roles for many many years now but
- 15:49there's still an understanding from a lot of people that that's
- 15:52kind of the same as service and they can be used interchangeably and
- 15:55interchangeably they're very different obviously service
- 15:58has an impact on the experience so again it goes
- 16:01right back to that is getting everybody onto the same page
- 16:04and what we're talking about what's our terminology so
- 16:08we know that we're all working together in a cohesive way
- 16:11way to achieve that end result yeah and
- 16:15and being adaptable is is everything in sort of today's environment you know
- 16:19customers visitors event goers they are they're more discerning and they demand
- 16:25more yeah and and and that's that's evident when you look at new venues that
- 16:30are opening you know and i take something like the.
- 16:32Co-op live in manchester that opened last year
- 16:35i went there last year not long after it opened and you
- 16:38know the the experience there from a hospitality point of
- 16:41view you look at the bars it's not just your old-fashioned sort
- 16:44of simple concession on the concourse serving a couple
- 16:47of draft options and so but it was a
- 16:50beautiful bar you'd be happy to just go for a drink in there
- 16:53there were lots to offer the food offerings were much better
- 16:56than i'd seen in in any other kind of big arena of
- 16:59that nature before and customers really
- 17:02are that they are more demanding now the standards are so
- 17:05much higher and they expect more and there has to
- 17:08be a level of adaptability whilst working
- 17:11with an economic structure for a venue of that size that works as
- 17:14well so i guess you know part of the customer experience will be working
- 17:17with like you said that the hospitality the nearby hotels
- 17:21venues bars on-site catering etc etc
- 17:24to make sure that they're aligned with whatever event is coming through
- 17:27the door it's exactly that everybody like
- 17:30you say is demanding more we're we're all the same you know
- 17:33you if something goes wrong from that service
- 17:36recovery point of view you expect something to be rectified
- 17:39everybody's expecting more or afterwards well what's my compensation in return
- 17:43for it and this is where everyone's expectations are going so we can't do that
- 17:48alone we're all trying to achieve something similar here And this is where we
- 17:52have a huge opportunity across the whole of the Olympia site to work together.
- 17:57Let's be partners in this.
- 17:59Let's not all be each out to our own. We're going to be having thousands of
- 18:03people visiting this site.
- 18:05And if we're all battling internally against each other, that's not what is going to work.
- 18:11And so right from day dot, everybody's very much aligned that we're supporting each other.
- 18:16We're partners in this. What can we learn from each other? and it's not just
- 18:20learning from this industry it's learning from other industries as well what can the leisure.
- 18:26You know the leisure industry offer to us what how
- 18:28do theme parks run things and obviously we all
- 18:31know disney with their disney their imagineering principles
- 18:34that they have and their commandments making it a
- 18:37seamless experience and that's through working together in
- 18:40that partnership and that's exactly where we're going here
- 18:43at olympia with this fantastic and complex site
- 18:46but really aligning everything together olympia has
- 18:51always fascinated me in the sense that
- 18:54it is in some respects
- 18:57it's it's it's a landmark of of old london you know like the victorian albert
- 19:02or the natural history museum or the palace of westminster you know as a building
- 19:06it's it's it's a landmark of victorian engineering it has that history that
- 19:11a lot of you know modern event spaces.
- 19:15Don't have they may offer a lot of things and
- 19:18they've been able to build from scratch and offer you
- 19:21know a lot of modern elements but you've got
- 19:24a combination of those modern elements with the new buildings but
- 19:27also you've got that heritage there as well which
- 19:31I'm sure is going to provide you a huge focus I've
- 19:34no doubt on on some of this experience and is that
- 19:37very much sort of shaping some of the stuff that you're looking to do is is
- 19:40kind of building on the cultural heritage of
- 19:43the the structure itself and its landmark sort of status
- 19:46yeah 100 that is something that
- 19:49lives through in everything and you already start
- 19:52to see it come through in a lot of the branding as well also the
- 19:55redevelopment works and enhancing the site the.
- 19:59Heritage side is really coming through strong
- 20:02and I think that's something that we're going to be really
- 20:05really proud of especially within the ICC there's
- 20:08some fantastic heritage walls that are being
- 20:11kept within the structure of the site as well so
- 20:15you're going to have that nod back to who we are right the
- 20:17way through as I say it comes back through in our brand identity
- 20:20as well it's got that art deco feel
- 20:23that comes right the way through so when you come
- 20:26to any one of our sites that are here within
- 20:29Olympia you're really going to be taken back
- 20:32at the same time you're going to know that you're
- 20:35here you're not going to be at a venue which has
- 20:38been built brand new sparkling you know but you could be in a box essentially
- 20:43you know where am I which part of the country which part of the world the way
- 20:47in you know we're very much making sure that every single step of that journey
- 20:51there's going to be the nod back to who we truly are and what this fantastic
- 20:55site is physically built on as well.
- 20:58Because it's, hopefully it's fair to say that it's kind of gone through,
- 21:02you know, its phases, you know, it's had peaks and troughs in its life cycle.
- 21:07You know I last worked in there probably 10
- 21:11years ago on an exhibition and I'm sure things have
- 21:14changed remarkably and 10 years ago when I
- 21:16saw it you know it was it was very much a venue that still
- 21:19had that that sort of iconic status about it
- 21:22and that heritage but that was starting to look
- 21:25a little bit tired around the edges and look like it was
- 21:28just in needing of not just a refreshment but kind
- 21:30of you know a bit of an overhaul to bring it into the
- 21:3321st century and it really i'm so pleased that it's kind
- 21:36of got to that stage as well and that and that roles
- 21:39like this are being created to tie in with the the physical.
- 21:42Investment because so often we see money being pumped into
- 21:45venues to develop them and the actual physical infrastructure of
- 21:49them but then very little to be
- 21:51done to actually think about that customer journey
- 21:54those different touch points that are now applicable this
- 21:58the various different ways in which people can communicate with
- 22:01an operation like Olympia now and you
- 22:04know when you when you look at the social media channels that you've got available the
- 22:08ticketing channels for different events the websites that
- 22:10the events themselves will run for their customers you know
- 22:13all of that is part of the journey and it's and it it
- 22:17sounds like a very very sort of daunting and complex job
- 22:21of yours you know is this going to be is this going to be long long hours
- 22:24is this going to be sort of looking through thousands of
- 22:27sort of points of data on a computer you know
- 22:29how much of it is physically walking the venue to actually
- 22:32see and experience that customer journey well for
- 22:36me it's always being out and about amongst the team and
- 22:39I think I mentioned earlier as well there are some team
- 22:42members here that have been part of the part
- 22:46of the infrastructure of the building they've worked here for
- 22:48many many years they have so much fantastic knowledge and
- 22:52event experience or site experience as well and it's
- 22:55understanding that it's spending time it's listening
- 22:59to some of their thoughts and as we know a lot of the time innovation can come
- 23:03from the bottom up it then needs to be matched with the top down as well at
- 23:07the same time to then kind of piece things together so it's very much around.
- 23:11Feeling what needs to be done but then there's obviously this huge amount around data.
- 23:16We know data is key. You know, it's understanding the numbers that work behind
- 23:21things and looking around CX measurement as well.
- 23:25Actually, how are we measuring what our baseline levels of customer experience
- 23:29are now? Where do we want to be?
- 23:32How are we going to get there? And then celebrating those successes when we get there as well.
- 23:36There's huge amounts of data that goes with it. But for me, it's about the people.
- 23:41You know, we can have a fantastic site. I think we've all been to different venues before.
- 23:46Or it might be a restaurant where oh it's absolutely fantastic it
- 23:49gets bought out it gets taken over you go back wasn't
- 23:53quite the same it's people it's people that
- 23:56create the feel the buzz and so that's why for me
- 23:59it's so important about spending time with the team to really understand
- 24:02and piece things together from there and and
- 24:06again just an opinion here you may
- 24:09shoot me down but i always think now that a really
- 24:12good venue helps a visitor create
- 24:15their own experiences in some respects that you know an
- 24:18event will no doubt want to guide people in a
- 24:21certain way and help shape them but
- 24:24also a great event and a great venue helps the
- 24:27visitors themselves to shape their own experience and
- 24:30to create almost their own bespoke you know
- 24:33day out there or evening out there and you
- 24:36know even down to things like you know but how many venues now do
- 24:38we see that creates specific areas where people can go and take a
- 24:41family photo or a selfie that's got some sort
- 24:44of branding involved in it you know it's such a
- 24:47simple and easy thing to do now but that's then helping those visitors shape
- 24:52their own experience and I'm just curious is that something that you've kind
- 24:56of touched on in in that very sense you know helping a visitor to shape their
- 25:00own experience by creating certain elements of the physical venue that allow
- 25:04them to do that Oh, very much so.
- 25:06And that's why it's really, again, understanding who our customers are and being
- 25:10really clear in terms of what is our purpose?
- 25:13What are we trying to achieve here? Therefore, who are going to be our customers?
- 25:17So how can we enhance their visit? What extra things can we have?
- 25:22What are the things that we're always one step ahead of our customers?
- 25:25So we're offering them things that they might not even know they need yet.
- 25:29And that's where we've got to get to.
- 25:31So yeah, there's going to be lots of things that are happening.
- 25:33So really excited for people to come and see and feel and experience those when they get here as well.
- 25:39But it's keeping one step ahead, keeping close to the ground,
- 25:43keeping one step ahead of those customers as well.
- 25:46And again, this is where it comes back to being bold enough.
- 25:49And I think there's a little word just above me here.
- 25:51Bold enough to try things, test things out. Again, team with the ideas.
- 25:56We could do this. We could try that with no fears of repercussion or issues.
- 26:00If things go wrong because we're all in that same environment of wanting to enhance what we offer.
- 26:06And so, yeah, lots of exciting offering and opportunities that will be here for all our customers.
- 26:13And, dare I ask, what does your jobs list look like at the moment?
- 26:18I don't know what platform you use or if it's an old fashioned pen and paper,
- 26:21but it must be sort of a daily expanding or a list that expands on the minute and the hour.
- 26:28Yeah very much so luckily my
- 26:31my brain does work and enjoys structure and
- 26:34spreadsheets so there is a lot of that that you'll see often
- 26:37and it's but it's very easy to get bogged down into that
- 26:40and say and it's so much of the time it's understanding the
- 26:44feelings of the teams and understanding so yeah my
- 26:47day a lot of time with teams lots of different departments as
- 26:50well understanding what their priorities are at the
- 26:53moment what their challenges are as I say because that's going
- 26:55to have that impact on the customers you know we have a
- 26:58lot of customers at the moment we have customers who have been fantastic in
- 27:01supporting us right the way through all these redevelopment works
- 27:05as well for five years at minimum so it's
- 27:08supporting our teams to continue supporting our customers who
- 27:11have supported us but then it's a say is
- 27:14a it of course it comes with the hard work that goes with it
- 27:17but you know you know work hard play
- 27:20hard the successes and opportunities that lie
- 27:23ahead very much outweigh the the hard days that
- 27:26very much in the short term ahead absolutely and
- 27:29um but before we wrap up we should say if anybody wants to
- 27:32to go and maybe find out a little bit more i think
