- 0:30Speaker 1: today and lasting impact for tomorrow.
- 0:33Speaker 2: Let's get into it.
- 0:34Speaker 3: She's on the Money. She's on the Money.
- 0:57Speaker 2: Hello, and welcome to She's on the Money, the podcasts
- 1:00Speaker 2: that lets you get pervy on other people's money stories
- 1:02Speaker 2: for educational purposes of course, Welcome back to another one
- 1:06Speaker 2: of our money diaries where we get to talk with
- 1:09Speaker 2: one of our incredible She's on the Money community members
- 1:12Speaker 2: all about their journey. Let's jump straight into it. We
- 1:14Speaker 2: got a message this week and it went like this, Dear,
- 1:18Speaker 2: She's on the Money. After a few brutal breakups and
- 1:21Speaker 2: falling victim to a scam, I've had to start over
- 1:25Speaker 2: from zero, not once, not twice, but three times. It's
- 1:30Speaker 2: been a roller coaster of setbacks and grit, But through
- 1:33Speaker 2: it all, I've never lost my determination to make it
- 1:36Speaker 2: work as a single mum to my amazing seven year
- 1:40Speaker 2: old son. I've done whatever it takes, working multiple jobs,
- 1:44Speaker 2: driving Uber Eats, and even moving back in with my
- 1:47Speaker 2: mum to share a room with my boy, all to
- 1:49Speaker 2: rebuild my savings. And now I'm proud to say I've
- 1:53Speaker 2: just bought my first property using the two percent scheme.
- 1:57Speaker 2: I'm also completing my real estate license and diving head
- 2:00Speaker 2: first into my passion for property investing. My dream is
- 2:03Speaker 2: to build a buyer's agency that helps others find stability
- 2:07Speaker 2: and security, the kind of foundation I fought so hard
- 2:11Speaker 2: to create for myself and my son. Money dorist, What
- 2:14Speaker 2: the heck? Three times and you're buying your own property?
- 2:17Speaker 3: Yes?
- 2:18Speaker 2: Are you insanely proud of yourself? Because, like, I'm really
- 2:21Speaker 2: proud of you.
- 2:23Speaker 3: It's probably something I would say.
- 2:24Speaker 4: That's when my weakness is giving myself some credit, Like
- 2:28Speaker 4: I just constantly push and don't. Yeah, Like I have
- 2:33Speaker 4: friends say it to me that like, oh my goodness,
- 2:35Speaker 4: I'm really proud of you, And then I think I
- 2:37Speaker 4: need to sort of pat myself.
- 2:38Speaker 3: On the back.
- 2:39Speaker 2: Yes, you do, like it's cool for me to be proud. Great,
- 2:43Speaker 2: but I actually didn't do any of the stuff like
- 2:45Speaker 2: you did all of that, and you're the one that
- 2:48Speaker 2: has to be proud of that. So definitely need to
- 2:52Speaker 2: Let's start the diary as we always do, money dress.
- 2:55Speaker 2: I want to know what great would you give your
- 2:56Speaker 2: money habits if I asked you to give them a
- 2:58Speaker 2: grade from A three to.
- 2:59Speaker 3: F, say currently like a B to a C.
- 3:04Speaker 2: Okay, all right, I'm not going to argue with you yet,
- 3:06Speaker 2: but we'll get there. I want to know a bit
- 3:09Speaker 2: more about your money story. Can we dive head first?
- 3:11Speaker 3: Okay? Amazing? So where would I start?
- 3:15Speaker 4: So when I was about my first relationship I had,
- 3:19Speaker 4: I was about twenty one, and my partner left me
- 3:23Speaker 4: with like a nice beautiful loan, and I went to
- 3:27Speaker 4: the mines and I.
- 3:28Speaker 3: Paid it all off as about my twenty five.
- 3:30Speaker 2: Grand, oh my god, And I paid.
- 3:32Speaker 4: It all off, walked away with about twenty It was
- 3:36Speaker 4: about twenty five grand when I was about twenty two
- 3:38Speaker 4: to twenty three, paid it all off and then had
- 3:40Speaker 4: that in savings.
- 3:42Speaker 3: Then I got with my.
- 3:43Speaker 4: Son's father, and I had that money still and then
- 3:48Speaker 4: we separated and I walked away, I think with about
- 3:52Speaker 4: two grand.
- 3:53Speaker 2: Why did he get so much of it?
- 3:55Speaker 3: Well, he wasn't very good with money. I was the money.
- 3:59Speaker 4: Like in the relationship, there's usually one that's better than
- 4:01Speaker 4: the other, and I was the one that was. Yeah,
- 4:04Speaker 4: I've always ended up being better alone financially for some reason.
- 4:08Speaker 4: And then I saved up over two three years, sacrificed
- 4:12Speaker 4: a lot work weekends, like hustled hard, politely said, and
- 4:17Speaker 4: saved and invested about thirty eight grand.
- 4:20Speaker 2: Into Oh my god, yeah yeah.
- 4:22Speaker 4: So like live paid rent everything. Oh it was during COVID.
- 4:26Speaker 4: I actually invested in shares with comsex and then I
- 4:30Speaker 4: also bought into bitcoin and then I had like term
- 4:35Speaker 4: investment with some of my savings. And then I put
- 4:38Speaker 4: an offer on a property and it fell through. And
- 4:42Speaker 4: then I saw a Facebook link about investing in day trading,
- 4:47Speaker 4: and I was like, oh, I understand a bit of
- 4:49Speaker 4: day trading, not a problem. And then I invested a
- 4:52Speaker 4: little bit of money and then saw a bit of
- 4:54Speaker 4: a return and I was like fantastic. Then I invested
- 4:56Speaker 4: a little bit more money, so a return that like
- 4:59Speaker 4: if you put more money, and I was like, okay,
- 5:01Speaker 4: well the property marketer might just wait another few months.
- 5:03Speaker 3: I'll just put my money into it.
- 5:04Speaker 4: Oh no, little did I know it was offshore and
- 5:08Speaker 4: the whole platform.
- 5:09Speaker 2: Was fake, and they like lulled you into a false
- 5:11Speaker 2: sense of security by giving you some small returns when
- 5:14Speaker 2: you were doing small things. Then when you did a
- 5:16Speaker 2: big amount, they were like catcher gotcha.
- 5:19Speaker 4: Literally like no, the whole thing was fake. Lost thirty
- 5:24Speaker 4: eight grand. No, like yeah, so the best thing, what
- 5:29Speaker 4: do you say?
- 5:30Speaker 3: The best thing?
- 5:30Speaker 4: But like got a tax exemption for that with ATO
- 5:34Speaker 4: as a loss, and then had to start all over again.
- 5:37Speaker 3: With my son.
- 5:38Speaker 4: I think it was about it was just about to
- 5:40Speaker 4: start school, so third time round. Then sacrificed again and
- 5:47Speaker 4: got into my current property now on the two percent scheme,
- 5:51Speaker 4: and moved in with my mom for six months to
- 5:53Speaker 4: save smart.
- 5:54Speaker 2: I feel like that's such a good support to have
- 5:57Speaker 2: in the background. Tell me about the two percent scheme
- 5:59Speaker 2: because so I feel like we've heard about it in
- 6:02Speaker 2: passing on the podcast, but we haven't ever spoken with
- 6:05Speaker 2: somebody who's done it. So how did that work? How
- 6:07Speaker 2: did you get involved in the two percent scheme and like,
- 6:10Speaker 2: why did you go? This is for me?
- 6:12Speaker 3: So I'm currently based on the Gold Coast and the
- 6:14Speaker 3: market is wild.
- 6:16Speaker 2: It is so like the price.
- 6:18Speaker 4: Difference of renting and owning. To be honest here is
- 6:21Speaker 4: not much different as in price depends obviously what you're
- 6:24Speaker 4: living in. So I went down the two percent scheme
- 6:26Speaker 4: because I was like looking at the market and going
- 6:29Speaker 4: the longer I'm out of it, the harder it's going
- 6:31Speaker 4: to be for me to get in, And what is
- 6:34Speaker 4: the quickest way that I can get in? So I
- 6:37Speaker 4: went to a broker and they went over my salary.
- 6:41Speaker 4: They went over just like putting through an application, but
- 6:44Speaker 4: a lot of lenders can be it narrows down your
- 6:47Speaker 4: lenders as a single parent and looking at like your
- 6:49Speaker 4: tax a tax b as a source of income as well.
- 6:53Speaker 4: But yeah, submit an application and then yeah, got to
- 6:57Speaker 4: prove for it and had about three months to find something,
- 7:00Speaker 4: and in a market that's also not much stock and price,
- 7:05Speaker 4: managed to get in which a bit more perseperence found something.
- 7:08Speaker 2: So I love that. That's actually so exciting. And now
- 7:12Speaker 2: you want to start your own buyers agency? Tell me
- 7:14Speaker 2: about that.
- 7:15Speaker 3: Yeah, So I've just completed my real estate license.
- 7:18Speaker 4: I am an active renovator, so I renovate also while
- 7:22Speaker 4: owning living in renovations can be a juggle at the
- 7:26Speaker 4: same time, but I love it and at the end
- 7:28Speaker 4: of the day, I look at it as everyone needs
- 7:30Speaker 4: somewhere to live.
- 7:32Speaker 3: To me, it's an essential. You can't compensate a roof
- 7:35Speaker 3: over your head for anything.
- 7:36Speaker 2: So yeah, no, I agree. I agree. So talk me
- 7:39Speaker 2: through what you do now for work and how much
- 7:41Speaker 2: money you earn, because I feel like you've had a
- 7:43Speaker 2: colorful history of like literally doing everything that you could
- 7:46Speaker 2: possibly do. What do you do now? What do you earn?
- 7:49Speaker 4: So I'm a marketing manager for two businesses in construction,
- 7:53Speaker 4: and I earn sixty five grand a year and I
- 7:56Speaker 4: work part time and then I so like occasionally help.
- 8:02Speaker 3: Like my brother or whatnot if he has a little
- 8:04Speaker 3: bit of tiling and whatnot.
- 8:06Speaker 4: But that's pretty much my primary income for the two
- 8:10Speaker 4: businesses in marketing.
- 8:11Speaker 2: And is that sixty five thousand dollars then pro rata
- 8:15Speaker 2: because you're part time or is that what you earn
- 8:17Speaker 2: after like doing just part time?
- 8:19Speaker 3: That's what I would earn just after part time? Yeah?
- 8:22Speaker 2: Cool, cool, that's pretty good. Yeah, yeah, that's not bad.
- 8:26Speaker 2: And so like what does part time look like for you?
- 8:29Speaker 2: You're doing like a couple of days, four days, Like,
- 8:31Speaker 2: what does it look like in terms of work life balance?
- 8:34Speaker 2: Because you're a single mum, there's lots going on.
- 8:36Speaker 3: There is a lot going on.
- 8:37Speaker 4: I would say I work five days a week and
- 8:40Speaker 4: then when my son's with his data work longer days,
- 8:43Speaker 4: which is fantastic.
- 8:45Speaker 3: So it works out.
- 8:46Speaker 2: Well, So what do you mean you work five days
- 8:48Speaker 2: by your part time? I feel like I'm a little
- 8:49Speaker 2: bit confused. Are you doing like half days?
- 8:52Speaker 3: Yeah? So it works.
- 8:53Speaker 2: Okay, that makes more sense. I was like, what what
- 8:55Speaker 2: do you mean five days part time?
- 8:57Speaker 3: Yeah?
- 8:58Speaker 4: So when when my son's with this data, work like
- 9:00Speaker 4: eight till four and then when I have him, I'll
- 9:04Speaker 4: work nine till two thirty.
- 9:05Speaker 2: Okay cool, Hey that's a good flexible workplace. Did you
- 9:08Speaker 2: have to negotiate that or like how did that come
- 9:11Speaker 2: to be? Because like that's the dream.
- 9:13Speaker 4: It's I think like being a parent. It's like it
- 9:17Speaker 4: is a marathon.
- 9:18Speaker 3: It's not a.
- 9:18Speaker 4: Race, and you've got to look at like your core values.
- 9:23Speaker 4: I think to sustain somewhat of a balance, and one
- 9:26Speaker 4: of my big core values is being there for my son.
- 9:29Speaker 4: Because I only have one, I'm not going to redo it,
- 9:31Speaker 4: and I get really sad if I can't be there
- 9:34Speaker 4: for him. So that was one of my things I
- 9:36Speaker 4: went in looking for employment. I was like, aligning with
- 9:39Speaker 4: my core values and I was like, I love construction,
- 9:41Speaker 4: I love building and being there for him. In flexible
- 9:45Speaker 4: work arrangement, it was like a non negotiable, rather take
- 9:48Speaker 4: a pay cut than.
- 9:49Speaker 3: Not have that.
- 9:49Speaker 2: Yeah, that's really cool, and I like that you are
- 9:52Speaker 2: talking about going and finding a job that really aligns
- 9:54Speaker 2: with your values. Like I know that a lot of
- 9:56Speaker 2: people will be like, well, I just need any job,
- 9:59Speaker 2: and that's really valid too, But being able to find
- 10:02Speaker 2: one that aligns with that means that you're going to
- 10:05Speaker 2: get the work life balance that you want. I feel
- 10:07Speaker 2: like so often we're like, yeah, just not putting that
- 10:09Speaker 2: cap on first. Talk to me about money goals. You've
- 10:13Speaker 2: just purchased, which is so exciting, But what are your
- 10:16Speaker 2: big money goals now? What are you currently working towards?
- 10:18Speaker 4: So my big money goal is my ultimate goal would
- 10:22Speaker 4: be so I'm thirty five, by the time I'm forty,
- 10:24Speaker 4: I don't want to have a mortgage.
- 10:26Speaker 2: Oh five years? What are you doing? That's crazy.
- 10:29Speaker 4: So there has been a unit in my block that
- 10:32Speaker 4: has just sold for two hundred gram more than Oh
- 10:35Speaker 4: it's on the market currently for two hundred grad more
- 10:37Speaker 4: than what I paid for mine.
- 10:39Speaker 3: So next step.
- 10:41Speaker 4: I'm looking out possibly getting another property or what the
- 10:45Speaker 4: step forward will be to using that moving forward?
- 10:49Speaker 2: Yeah, yeah, either.
- 10:50Speaker 4: Renting this out and then getting something, So that's sort
- 10:53Speaker 4: of where I'm at would be my next stepping stone.
- 10:56Speaker 2: That's really fun. And how are you planning on working
- 10:58Speaker 2: that out? Are you going to do it yourself to
- 11:00Speaker 2: get some advice? Like is it just like some maths
- 11:02Speaker 2: in the background, Like what's a process? Because I feel
- 11:05Speaker 2: like that could be overwhelming.
- 11:06Speaker 4: It is overwhelming, because yeah, I think it's definitely getting
- 11:10Speaker 4: advice talking to people that I want to be in
- 11:12Speaker 4: their position as well, because I ultimately would like to
- 11:16Speaker 4: probably buy and flip another couple more properties, but I
- 11:18Speaker 4: don't think many lenders like that, so that would probably
- 11:22Speaker 4: be the route that I'd be looking at, would be
- 11:23Speaker 4: speaking to the right people and seeing what can be done.
- 11:27Speaker 2: Yeah, totally. You mentioned before that you're renovating and oh
- 11:30Speaker 2: my gosh, I hate renovating like it is the worst
- 11:34Speaker 2: thing ever, but you're like, no, I'm living through it.
- 11:36Speaker 2: It's so fun Like it's obviously different horses for different courses,
- 11:40Speaker 2: Like I remember the journey like being real rocky, but
- 11:43Speaker 2: because I'm a finance girlie, like I had spreadsheets through
- 11:47Speaker 2: the kazoo right, like I was making sure that I
- 11:49Speaker 2: wasn't over capitalizing on my property and like that everything
- 11:52Speaker 2: made sense. How did you approach renovating, Like did you
- 11:56Speaker 2: purchase a place knowing, all right, well the bathrooms are
- 11:58Speaker 2: a bit how you go when I'm going to have
- 11:59Speaker 2: to blows out? Or like what was the thought pattern
- 12:02Speaker 2: and how did you work out what to renovate first
- 12:05Speaker 2: and live through it? Tell me more about this journey
- 12:07Speaker 2: because I'm so pervy.
- 12:08Speaker 3: So it's pretty funny.
- 12:09Speaker 4: So when I bought my place, like the main wall
- 12:13Speaker 4: was fluorescent orange, like almost the orange of your background
- 12:17Speaker 4: that you have, stunning. I was just like the contrast
- 12:20Speaker 4: with like a baby blue wall. It was insane. My
- 12:22Speaker 4: place needed to be like fully ripped out.
- 12:25Speaker 3: Yeah, okay, got it, Like.
- 12:26Speaker 4: Had the navy blue carpet, the kitchen cabinet tree was
- 12:30Speaker 4: falling apart, the sink was like leaking. So coming in,
- 12:36Speaker 4: I think it was like a little bit like rainbows
- 12:38Speaker 4: when I first bought, and then the reality of buying
- 12:41Speaker 4: it and living in it, I was like, I can't
- 12:44Speaker 4: actually use my sink, like I'm using the laundry sink.
- 12:48Speaker 2: And it's funny how quickly you just get used to
- 12:51Speaker 2: doing something that then you realize, oh, hold on, I
- 12:54Speaker 2: probably should fix this.
- 12:56Speaker 4: It's so true because even in my head, I was like,
- 12:58Speaker 4: if I get a plumber to come out to fix
- 12:59Speaker 4: my place, I'm ripping out my sink anyway, So like
- 13:03Speaker 4: that's money that I don't need to spend, so then
- 13:06Speaker 4: I just may do for a long time if that
- 13:08Speaker 4: made sense. And then it was quite funny because even
- 13:11Speaker 4: like one day I was used to going into the
- 13:13Speaker 4: laundry to use my sink, and then when my friends
- 13:16Speaker 4: was over and they're like what are you doing?
- 13:18Speaker 3: And I was like going to fill out my kettle.
- 13:20Speaker 3: I'm like right next to the brand new sink, and
- 13:22Speaker 3: they're like, what are you doing?
- 13:24Speaker 4: I was like going to fill out my kettle like
- 13:26Speaker 4: it was normal, like the pattern of it. But yeah,
- 13:29Speaker 4: like going in, I was like, okay, well I did
- 13:31Speaker 4: see the potential with it. It's solid bones in the sense
- 13:35Speaker 4: it's all brick. It's close to everything. So even if
- 13:38Speaker 4: I was to rent it out, the rent would cover
- 13:40Speaker 4: more than my mortgage, so like it'd be running at
- 13:43Speaker 4: a slight loss if I was to rent it out,
- 13:45Speaker 4: which is not a bad position to be in for.
- 13:49Speaker 3: Like a first year, if that makes sense.
- 13:51Speaker 4: So looking at that as a long term investment, I'm like,
- 13:54Speaker 4: and there's potential for development as there's like a commercial
- 13:57Speaker 4: block at the end of my street on the market
- 13:59Speaker 4: flight million, so I think it gives options, if that
- 14:03Speaker 4: makes sense.
- 14:04Speaker 2: Yeah, yeah, yeah, that's cool. I like that. I love
- 14:06Speaker 2: asking people perfect questions, like so what's this mean? How
- 14:09Speaker 2: does that work? Like this is my favorite job ever,
- 14:11Speaker 2: like getting to ask you like, so what does that mean?
- 14:14Speaker 2: Why did you do that? Oh? So good? I actually
- 14:17Speaker 2: have heaps more questions. Let's go to a really quick
- 14:19Speaker 2: break and on the flip side, I'm going to ask
- 14:21Speaker 2: even more so don't go anywhere, all right, money, dirist,
- 14:27Speaker 2: We are back and you have just purchased your first
- 14:30Speaker 2: home using the two percent deposit scheme, which is a
- 14:33Speaker 2: very cool scheme accessible to single parents here in Australia.
- 14:38Speaker 2: What I want to know. Have you ever invested, do
- 14:41Speaker 2: you currently invest what does that journey look like for you?
- 14:44Speaker 4: I have invested, Yes, I used to use Perla a lot.
- 14:48Speaker 4: I use the Perlast starter at the moment for my son,
- 14:51Speaker 4: it's like the kid's investment Mone, which is really cool
- 14:54Speaker 4: when he gets really excited over it. But currently moving forward,
- 14:58Speaker 4: majority of my money been going towards my renovations. But
- 15:02Speaker 4: in saying that, I definitely will invest once that chapters
- 15:06Speaker 4: sort of come closer to the end.
- 15:08Speaker 2: Yeah, totally. And I remember at the start of the
- 15:10Speaker 2: episode you said that you'd saved up thirty eight thousand
- 15:13Speaker 2: dollars and you had actually invested that and then you
- 15:16Speaker 2: took it out to buy property and then you got
- 15:18Speaker 2: it all taking away from you in that scam originally,
- 15:23Speaker 2: how were you investing that? Like what did that journey
- 15:26Speaker 2: look like? Is that same you were on Pearler and
- 15:28Speaker 2: like you've just come and gone from that platform over time,
- 15:31Speaker 2: or like what did that look like?
- 15:32Speaker 4: So I used when I'm very first on investing. I
- 15:35Speaker 4: don't think peerl was around.
- 15:37Speaker 2: Now it's pretty new.
- 15:38Speaker 4: Hey, yeah it is, and it's great. I love the
- 15:40Speaker 4: use of side of it. It's fantastic, and I think
- 15:43Speaker 4: it simplifies investing like immensely.
- 15:46Speaker 3: Not sponsored or.
- 15:47Speaker 2: Anything, No, no, of course not.
- 15:49Speaker 4: But I did listen to like a lot of podcasts
- 15:52Speaker 4: and read about shares and whatnot, and then I sort
- 15:55Speaker 4: of just diversified my money had it been bitcoin, because
- 15:58Speaker 4: I was, and then I still had money, Like I guess,
- 16:01Speaker 4: when you invest it, there is a slight risk, and.
- 16:03Speaker 3: I wanted to minimize it.
- 16:04Speaker 4: So I sort of spread a couple of my investments
- 16:07Speaker 4: out and then had cash there in case.
- 16:09Speaker 2: Yeah cool. I like being pervy about what people are
- 16:12Speaker 2: investing in or what they're not investing in. I want
- 16:14Speaker 2: to know what is your debt looking like? So you've
- 16:17Speaker 2: got your first mortgage. I need to know what you
- 16:19Speaker 2: purchase your property for. What is your current loanert? What
- 16:22Speaker 2: do you think the value of the property is. We
- 16:24Speaker 2: need to know.
- 16:24Speaker 4: Okay, So I purchased my property at it was three fifty,
- 16:30Speaker 4: and I think on at like three I haven't paid
- 16:33Speaker 4: much down.
- 16:34Speaker 3: It would be like three twenty or three thirty three twenty.
- 16:37Speaker 2: That's pretty good when you say I haven't paid much down,
- 16:40Speaker 2: like it's new. I wouldn't have expected any of that
- 16:42Speaker 2: to have been gone yet.
- 16:43Speaker 4: Yeah. Yeah, so it's gone down slightly, which is fantastic.
- 16:48Speaker 4: And then interesting enough, I've had agents come through going
- 16:53Speaker 4: you could easily sell it at like five hundred. I
- 16:55Speaker 4: could put people through what Yeah, because I've consider possibly
- 17:00Speaker 4: going if I don't renovate the bathroom, like the bathrooms
- 17:03Speaker 4: are full ripout, and I'm like looking at the cost
- 17:06Speaker 4: of time, slight inconvenience because obviously I'm going to have
- 17:10Speaker 4: to rip a share out toilet everything.
- 17:12Speaker 2: So yeah, yeah, and that takes a while.
- 17:14Speaker 4: It's a consideration. But then if I was to pay
- 17:17Speaker 4: for it, I could probably go.
- 17:19Speaker 3: Like an extra forty grand.
- 17:22Speaker 2: Then how cool? That is so interesting as well. So
- 17:25Speaker 2: talk me through how you landed very recently a property
- 17:29Speaker 2: that's what law. You paid three point fifty, which money
- 17:32Speaker 2: win for a property that is now worth five hundred.
- 17:34Speaker 2: How did you stumble across that one?
- 17:36Speaker 4: Funny enough, I've done a bit of research, and I
- 17:39Speaker 4: have lived on the coast my whole life.
- 17:41Speaker 3: A lot of people have gone, oh, you live in
- 17:43Speaker 3: that area.
- 17:43Speaker 4: But then I've also looked at the rental yield of
- 17:47Speaker 4: what even if I bought it and didn't do much
- 17:50Speaker 4: to it, it would be close to positively get not
- 17:54Speaker 4: far off, So I was like, okay, long term, that'd
- 17:57Speaker 4: be fantastic. Regardless, my primary focus was just getting housing
- 18:01Speaker 4: stability and just getting into the market.
- 18:03Speaker 2: Yeah okay, and it was just lucky that it's now
- 18:05Speaker 2: worth a bit more. But you were originally So did
- 18:08Speaker 2: you find it on real estate dot Com or did
- 18:09Speaker 2: you have a buias agent?
- 18:11Speaker 4: Like?
- 18:11Speaker 2: What was the process? Because I feel like when you're
- 18:13Speaker 2: going through the two percent scheme, the second you get approved,
- 18:16Speaker 2: you basically have like three months to purchase a property,
- 18:19Speaker 2: like you get a timeframe and that could be really stressful.
- 18:22Speaker 2: So like when you got approved, obviously very exciting, but
- 18:25Speaker 2: then you have to find the property. How did you
- 18:27Speaker 2: do that?
- 18:28Speaker 4: So I pretty much went on real estate dot Com
- 18:31Speaker 4: and like there was a lot of pressure trying to
- 18:33Speaker 4: find something before it expired.
- 18:35Speaker 3: So I hounded a lot.
- 18:38Speaker 4: Of agents like weekly, I went on every single night,
- 18:42Speaker 4: and then I also contact them to be like, hey,
- 18:45Speaker 4: do you have anything coming up.
- 18:46Speaker 3: I also did a letterbox drop.
- 18:48Speaker 4: I went to one area and I did a little
- 18:50Speaker 4: slip and put it in and actually had a lady
- 18:52Speaker 4: did contact me ironically, which was great, but it was
- 18:55Speaker 4: a little bit out of my price range. She goes,
- 18:57Speaker 4: I do have someone potentially looking in a few months,
- 19:00Speaker 4: and I was like, well, I can't really be in
- 19:01Speaker 4: a gray zone.
- 19:02Speaker 3: I need like.
- 19:03Speaker 2: Yeah, I need stability now.
- 19:05Speaker 3: Yeah.
- 19:05Speaker 4: And then I actively also, which I reckon was probably
- 19:10Speaker 4: like one of the best tips was during Christmas, a
- 19:12Speaker 4: lot of people have their quiet period and they're not
- 19:15Speaker 4: actively pursuing property. And I actually looked at this property.
- 19:19Speaker 4: It was on the twenty eighth of December last year,
- 19:22Speaker 4: so I knew not a lot of people would be looking.
- 19:25Speaker 2: Oh my gosh, yeah, so many people would have hung
- 19:29Speaker 2: up their boots for that period of time.
- 19:31Speaker 4: It's almost like it reduced the competition of people viewing
- 19:34Speaker 4: because I went to one and there was like about
- 19:37Speaker 4: fifty to sixty people were in a queue to go
- 19:39Speaker 4: view this property. And so I was like, okay, well
- 19:43Speaker 4: what else can I do? And I was like, well,
- 19:45Speaker 4: I can go when people are on holidays and go
- 19:47Speaker 4: look at properties that was in the area, at what
- 19:51Speaker 4: they've sold at, and see what's a realistic number to
- 19:54Speaker 4: put forward. And I actually did put an offer on
- 19:56Speaker 4: this with site unseen, and then the agent said if
- 19:59Speaker 4: you came to the property and you're happy with it,
- 20:01Speaker 4: will propose it to the owner straight away.
- 20:03Speaker 3: You can be the first person.
- 20:05Speaker 2: Oh good. So it all worked out.
- 20:07Speaker 4: So it did work out, and I was really glad
- 20:09Speaker 4: because there was quite a few people coming through. There
- 20:11Speaker 4: was maybe like a handful, but I already put my
- 20:14Speaker 4: office through before these people, which was great, I think,
- 20:17Speaker 4: which also worked my advantage. It was a little bit risky,
- 20:19Speaker 4: but I was also like, what's the worst case scenario?
- 20:22Speaker 2: I don't get it. Yeah, oh my gosh, I love that.
- 20:24Speaker 2: All right, So talk to me about money habits, because
- 20:27Speaker 2: having had to start over three times, not once, not
- 20:30Speaker 2: to expect there are three times, you probably have some
- 20:33Speaker 2: good money habits to share. So I want to know
- 20:36Speaker 2: what do you think is your best money habit?
- 20:38Speaker 4: My best money habit, I would say, I think tracking,
- 20:42Speaker 4: like I do have a spreadsheet of my expenses, food
- 20:45Speaker 4: budget allocation.
- 20:47Speaker 3: And also.
- 20:50Speaker 4: I can have a tendency where I'm too strict at
- 20:52Speaker 4: times where I will sacrifice fun. So also having I
- 20:57Speaker 4: guess like somewhat of healthy balance to suspect daying to
- 21:00Speaker 4: have long term goals, like even planning something small like
- 21:05Speaker 4: financially to help you bill other cups of your life
- 21:09Speaker 4: in order to get to the big goals.
- 21:11Speaker 3: I think it's a big thing.
- 21:12Speaker 2: Yeah, and what does the flip side look like? Have
- 21:15Speaker 2: you got any bad money habits that you could share
- 21:18Speaker 2: with the fam?
- 21:19Speaker 3: At times, I could be too tight with money.
- 21:21Speaker 2: Yeah, that's hard.
- 21:22Speaker 4: Yeah, Like I feel bad at times spending money on myself.
- 21:27Speaker 4: So I think that's why I've sort of allocated some
- 21:30Speaker 4: money for myself, like small rewards or if you hit
- 21:34Speaker 4: like a little milestone, you're like, Okay, I can go
- 21:37Speaker 4: get a facial done. Oh, I can go out for
- 21:39Speaker 4: lunch or yeah, small rewards.
- 21:42Speaker 2: And I think that that's important because so many times
- 21:44Speaker 2: we don't look after ourselves and then everything kind of
- 21:47Speaker 2: goes down the drain, which is not positive at all.
- 21:50Speaker 2: Tell me a bit more before you know. I know
- 21:53Speaker 2: that I'm running out of time here, But when you
- 21:55Speaker 2: wrote in you said that you had to like restart
- 21:57Speaker 2: three times. And it's been a massive role coaster of setbacks,
- 22:01Speaker 2: and I'm sure that there are people listening going, oh
- 22:03Speaker 2: my god, that's so relatable. That has been me. I
- 22:05Speaker 2: feel like I am finally on top of it and
- 22:07Speaker 2: then it all just comes crashing down again. How have
- 22:10Speaker 2: you maintained your grit, Like, how have you, you know,
- 22:14Speaker 2: not lost your determination? Because do you know what a
- 22:16Speaker 2: lot of people would have They would have been like
- 22:18Speaker 2: maybe I'm just really bad at this and I quit.
- 22:21Speaker 2: Like I can see how so many people would bury
- 22:23Speaker 2: their heads in the sand, Like especially after two times
- 22:26Speaker 2: you're like no, no, thank you, but it happened three
- 22:29Speaker 2: Like how have you maintained this positive energy to just
- 22:33Speaker 2: be like no, I can get back up and do
- 22:34Speaker 2: it again. I'm all good?
- 22:35Speaker 4: Like what I think I'd look at things as lessons?
- 22:40Speaker 3: How can you learn from them and do different? But
- 22:43Speaker 3: life is short, so you picked your heart.
- 22:47Speaker 4: Like I see constantly single moms going, look, I'm trying
- 22:51Speaker 4: to find a.
- 22:52Speaker 3: Home, like Malise is running out.
- 22:54Speaker 4: I've had three units sell underneath us, so like I've
- 22:58Speaker 4: been there, and a part of me is just like
- 23:02Speaker 4: you're either hungry to fail, hungry to succeed, and no
- 23:06Speaker 4: one's going to rescue you, Like you can't hope that
- 23:09Speaker 4: someone's going to come along and fix everything because end
- 23:12Speaker 4: of the day, especially when you have children, like I
- 23:15Speaker 4: look at myself as a role model as well, not
- 23:17Speaker 4: just so I want to do the best I can
- 23:19Speaker 4: and my son see that and go, oh, mom did it?
- 23:22Speaker 4: Like it's pretty funny, like what he even thinks of,
- 23:25Speaker 4: like renovations and owning and him seeing me do that,
- 23:28Speaker 4: it's somewhat aspiring. I think he'll probably realize that as
- 23:32Speaker 4: he gets a bit older. But just no one's going
- 23:34Speaker 4: to come rescue you, Like you can sit there and
- 23:38Speaker 4: like it's pretty devastating losing a third time.
- 23:41Speaker 3: And we saw for sale signs. My son's like, Mom,
- 23:43Speaker 3: maybe we can buy that, And I was.
- 23:46Speaker 4: Like like holding back the tears because as a parent,
- 23:50Speaker 4: alls you want a stability, but you can't just hope
- 23:52Speaker 4: something's going to happen. Yeah, that's the best way of
- 23:56Speaker 4: looking at it. It's like pick your heart.
- 23:58Speaker 2: Pick your heart is kind of fun. Won't say fun,
- 24:00Speaker 2: it's just kind of like it's a smart way of
- 24:03Speaker 2: looking at it and just being so like nope, like
- 24:05Speaker 2: no one's going to come and save you. You actually
- 24:07Speaker 2: have to do it yourself and pull your finger out
- 24:09Speaker 2: and like you don't have an option. You actually have
- 24:11Speaker 2: to get back up and do it again. And I
- 24:13Speaker 2: guess that's what grit is, right, Like, grit is one
- 24:15Speaker 2: of my favorite concepts, and that's just the idea that
- 24:18Speaker 2: you don't have to be the smartest, you don't have
- 24:20Speaker 2: to be the richest, you don't have to be the best,
- 24:22Speaker 2: but you have to be the one that just got
- 24:24Speaker 2: up again and again, and that is what makes somebody successful.
- 24:28Speaker 2: And I just think that's so true because you see
- 24:30Speaker 2: it in our community time and time again, people like
- 24:32Speaker 2: you who are like, nah, I'm just gonna get up
- 24:36Speaker 2: and try again, and then you know at some point
- 24:39Speaker 2: you will succeed because you've been so tenacious. And I
- 24:41Speaker 2: think that that's so beautiful, Like it's my favorite thing
- 24:43Speaker 2: about our community. We've just got stuff to do and
- 24:46Speaker 2: you're just gonna do it, get it done exactly, money darist.
- 24:50Speaker 2: At the start, you said that you were like a
- 24:53Speaker 2: B or A C. And I want to know, like
- 24:56Speaker 2: you're obviously working your butt off to be a good
- 24:58Speaker 2: role model for your sign. You've got first home, like
- 25:01Speaker 2: you're back on the savings train, Like do you think
- 25:04Speaker 2: that B two C is applicable right now? But then also,
- 25:08Speaker 2: what does it mean to be an A to you?
- 25:10Speaker 2: Like what would it take in your money life to
- 25:13Speaker 2: get to being an A?
- 25:14Speaker 3: Being an A?
- 25:15Speaker 4: I think perhaps like having more of a buffer financially
- 25:20Speaker 4: and being able to.
- 25:22Speaker 3: Understand a lot of people go like, you live off
- 25:24Speaker 3: like you're fifty.
- 25:25Speaker 4: Percent, then you save like twenty and like the ratios
- 25:28Speaker 4: is like having.
- 25:29Speaker 3: That little bit more of a buffer on those ratios
- 25:31Speaker 3: would be fantastic. I think that would be the best
- 25:34Speaker 3: way of looking at it, because I look at money
- 25:36Speaker 3: as a long game.
- 25:37Speaker 4: Not a short game. So yeah, that would be the
- 25:40Speaker 4: best way. I'd probably say an increasing my income.
- 25:43Speaker 2: So I like it, And that's something so achievable, Like
- 25:46Speaker 2: you're on track. It's not something that you're like, yeah,
- 25:48Speaker 2: I'd have to be a completely different person like that,
- 25:51Speaker 2: I have to change myself entirely. I feel like you're
- 25:53Speaker 2: on track and you're going to do that, which is
- 25:55Speaker 2: so exciting. Money Darrest. Now that we've had a chat,
- 25:58Speaker 2: I just I mean, ah, I think that you have
- 26:00Speaker 2: done such a good job, like you're setting this good
- 26:03Speaker 2: example for your son. I love that when you spoke
- 26:05Speaker 2: about your job, you're like, no, no, no, I really thought
- 26:07Speaker 2: about my values and what I wanted to do, and
- 26:09Speaker 2: like what type of income i'd have, And you've bought
- 26:11Speaker 2: your first property and you've just you've got so much
- 26:14Speaker 2: grit and I adore it. So I just know that
- 26:16Speaker 2: people are going to listen to this and be like,
- 26:18Speaker 2: she's a queen, Like what an icon? And also like,
- 26:21Speaker 2: how many single mums in that situation are going to go, oh,
- 26:25Speaker 2: that's so relatable. Like I love that she shared that story.
- 26:28Speaker 2: So thank you for that because I know that there
- 26:30Speaker 2: are so many people they're going to be like, this
- 26:32Speaker 2: was great, Like I feel like I can do it too,
- 26:34Speaker 2: and that's what we want to get out of the community, right,
- 26:36Speaker 2: So thank you so much for that. I've adored it.
- 26:38Speaker 3: Oh, thank you, my total pleasure. Thank you for having me.
- 26:41Speaker 2: Of course, thank you so much.
