- 4:30All right, so without further ado, let me get into telling you a little bit about my very
- 4:34special guest on this week's episode.
- 4:39Very happy to have her on, she's actually been on my radar for about a year to have on
- 4:43a podcast, but she's extremely busy and doing some amazing things in the industry.
- 4:47Who do I speak of, I speak of Kelly Zillow of cornerstone home mortgage consistently ranked
- 4:54amongst the top 200 mortgage loan professionals in the country.
- 4:58And why I asked Kelly to be here is because she is known wide and far for her success with
- 5:06video using video to build a personal brand differentiation to help her be more competitive
- 5:13in her very competitive marketplace of the Phoenix Arizona market and to help her consistently
- 5:17produce some very significant loan volume year in and year out to the tune of 232 loans.
- 5:29I believe 16 million in volume in 2018.
- 5:32That number might even be a little bit more than that for 232 loans folks.
- 5:36That is a lot of loans.
- 5:38So what you're going to hear Kelly talk about along with her partner in crime, Shay, Lorraine
- 5:45Gurz.
- 5:46We're going to unpack video video marketing for the mortgage professional how to get started,
- 5:50how to get your fear, what to talk about, where to post, when to post, why to post.
- 5:57It's a crash course in getting started with video marketing for you, the loan officer.
- 6:01Kelly is amazing.
- 6:02She has, she started with video in 2014, you'll hear her story scared death to start, right?
- 6:08Like all of us get out of your head, right?
- 6:12She'll walk us through how she was able to break through the fear, the resistance and
- 6:16keep going.
- 6:17Even when it was ugly, not pretty, right?
- 6:21She got better and better and better.
- 6:23As you can see now, I'm going to put links in the show notes to her YouTube channel, to
- 6:26her Facebook page, but her YouTube channel, get this.
- 6:29She's got 464 subscribers.
- 6:31She's got over 150 videos.
- 6:36My gosh, I'm looking at some of her videos right here.
- 6:38What's the difference between condo versus townhouse?
- 6:41At least it looked like it was moving.
- 6:42What is dual marketing real estate?
- 6:44And folks, these videos have a thousand or more views on each of these videos, okay?
- 6:49My gosh, content ideas for video marketing, 200 views, increased loan limits, right?
- 6:54She is a case study in, gosh, what do I talk about on video?
- 6:59You talk about what you already know, right?
- 7:01You use the video and to position yourself as a subject matter expert and thought leader.
- 7:06And you also talk about other things, right?
- 7:08That are relevant for you and your local community where you live and Kelly does that as well.
- 7:14And she's also now partnered up with American Dream TV and she's a guest host on that television
- 7:21show.
- 7:22She's even taking a branding up way up higher than that.
- 7:24So you're going to love this episode.
- 7:25Any resources and all that will put links in the show notes.
- 7:28And actually, let me give you a little peek, sneak reveal here.
- 7:32I'm soon, when you're listening to this, soon after you hearing this, depending on when
- 7:36you hear it, right?
- 7:38It's funny.
- 7:38Some people listen to my podcast and it's like, hey, man, I heard that podcast and it was
- 7:41like from a year ago.
- 7:42So depending on when you're hearing this, look also soon to become your way is a live video
- 7:47weekly from me.
- 7:48We're going to take the podcast episodes and we're going to break it down.
- 7:51We are going to break it down and unpack some of the key nuggets that are in there to help
- 7:55you swipe and deploy.
- 7:58That's what it's about.
- 7:59Maybe we'll call the show swipe and deploy TV, huh?
- 8:01How about you guys vote it up?
- 8:02Let me know what you want the title of the show to be.
- 8:05Get over to the mortgage marketing radio podcast group on Facebook, jump in there, leave
- 8:09your comments there.
- 8:10And without further ado, let's get into this week's show.
- 8:14Kelly, Shay, welcome to the show.
- 8:17Thanks so much for having us.
- 8:19So glad you could be here.
- 8:20I know you're busy.
- 8:21Thanks for making time.
- 8:22So we were talking about all things video and in preparing for this, I've been looking
- 8:26at your videos and a lot of loan officers like the here video they know I should do video.
- 8:31Here are one of the few people that that's actually, I think, you know, really leading the
- 8:35charger when it comes to video.
- 8:37So let's start with real quickly, aside from the formal intro I do, Kelly, quick background
- 8:44who you are, what do you do?
- 8:45Why do you love doing loans?
- 8:47So my name's Kelly Zillow.
- 8:48I'm with Cornerstone Home Lending.
- 8:50I've been lending for a little over 22 years and I started in video in 2014.
- 8:57I knew that technology was going to change our business and I found that video really
- 9:01just gave us a way that we could connect with people on a different level.
- 9:06And so it was hard, but it really has made such an impact to not only connecting, but
- 9:14how we can educate and share information.
- 9:16And so that's super exciting.
- 9:18I love helping people.
- 9:20I mean, even though I've been doing this a long time, it is still fun.
- 9:23I still wake up with a passion to help people navigate this dream of ownership.
- 9:28So it hasn't gotten old yet.
- 9:30All right, Shay, your turn.
- 9:33Tell us about you.
- 9:34What are you doing over there?
- 9:35Well, my name is Shayla Ringgurth and I work with Kelly and she gave me a line.
- 9:42I'm from marketing director.
- 9:44So we actually met in 2010.
- 9:47So we've known each other a long time and way back when Kelly had a vision for video
- 9:53and it took us many, many, many, many, many years to get off the ground with it.
- 9:57But we did it and we have a passion for it and growing and trying new things and we really
- 10:03love doing video.
- 10:05Thank you for sharing that.
- 10:06So I heard something in there.
- 10:07I want to highlight that for a minute.
- 10:09You started working together in 2010.
- 10:11Is that what I heard?
- 10:12Yeah.
- 10:13The two of you?
- 10:14Yep.
- 10:15Yep.
- 10:16But your first video and you had thought about video for a long time.
- 10:17But your first video was until 2014, is that right?
- 10:20Well, let's refine those things.
- 10:23Is that what you published?
- 10:25No.
- 10:26They actually didn't actually start working for me until 2012, yeah.
- 10:34So we really started down the video path in 2013.
- 10:37I had this hair brain idea that we should do video.
- 10:41I had no idea how mental it was and how I was just going to stumble all over myself.
- 10:47So in 2013, we probably shot 10 videos they never went anywhere because they were what
- 10:54I thought was horrific and hindsight they were just to be learning how to do something
- 10:59new.
- 11:00But finally, in 2014, January, we sat down and we just said, you know what, whatever it's
- 11:06going to be, it's going to be, we just got to stop over thinking it.
- 11:09Let's do it.
- 11:10And we started and we haven't turned back.
- 11:12So that's kind of the real number.
- 11:14Yeah, and we talked about in 2012 and we started trying in 2013.
- 11:19When she talks about when we were trying into these 10 videos, we were doing green screen
- 11:25and we were doing teleprompters and we were doing studio shoots and getting a feel for
- 11:31it.
- 11:32And I think the area where Kelly was really getting tripped up on and feeling maybe like
- 11:37a newscaster that she had to be something different than just herself.
- 11:43And then so when we really got together in January and we said, let's just do this.
- 11:48I said, I'm just going to just sit in front of your bookcase that you see here and I'm
- 11:53just going to put a camera on you and you just teach me something.
- 11:56And then that's when it really clicked for us and it became offensive.
- 12:00So what I'm hearing in there is if I'm correct, is it the reason why you maybe did all
- 12:06those videos and you didn't hit your stride when you were over complicating it in the
- 12:10beginning?
- 12:11Is that right?
- 12:12I was over thinking it.
- 12:14I mean, I wanted it to be perfect.
- 12:17I was very self-critical.
- 12:19I was, you know, what will people think and, you know, just all that mental garbage that
- 12:24we all do with ourselves.
- 12:26And so the turning point for me was one.
- 12:29I mean, I'm a bit feisty.
- 12:31So, you know, she would have looked at it and said, yeah, I'm like, this is just crazy.
- 12:37We can't figure this out.
- 12:38Or I can't figure it out.
- 12:39She had it figured out.
- 12:40I did not.
- 12:41So finally, just like, I'm just going to do it.
- 12:43So it was really just deciding that we were going to do it.
- 12:47And then the other part of it was when I stopped thinking about myself and started to
- 12:51shift my focus to what I could bring to whoever it was that was going to watch the video,
- 12:57it changed.
- 12:58It changed everything.
- 12:59Because it changed my mindset.
- 13:00I was no longer worried about me or what it looked like or what I thought.
- 13:04You know, it really became, I got so excited about sharing 20 years of what I have been
- 13:12doing in this industry.
- 13:13And thinking that maybe that knowledge could help one person, that was all it took.
- 13:17And then that is really where we started to hit our stride.
- 13:20Yeah, it's interesting.
- 13:22And yeah, we all go through this.
- 13:23Any of us who put ourselves out there publicly, we go through that whole self-image thing
- 13:27and oh my god, this and that.
- 13:29But a key point for those listening or watching is you took the focus on how you look
- 13:34or how you're presenting or how you're coming across and you're like, wait a minute,
- 13:37let's shift it and just talk about, let me just share value, share knowledge.
- 13:40And that took the self-focus off, all that focus on the noise and it really allowed you
- 13:48to focus on your message.
- 13:49Yeah, absolutely.
- 13:50Yeah.
- 13:51And we did know our colleagues, like you said, we were in the beginning with the great
- 13:55point.
- 13:56Yeah, I wanted to bring that up too.
- 13:57You set that all aside, right?
- 13:58Right.
- 14:00If I came to your office, Kelly, and you were going to educate me, what would it be
- 14:05like?
- 14:06And when people would come to our office after they'd say, oh, that's your bookshelf
- 14:11in your videos, like it's really your office, it's real.
- 14:15And so we need it.
- 14:16There's a lot of bookshelves, I'll have to say that.
- 14:18Come on, thank you.
- 14:20Making it more ugly and more real.
- 14:22Well, yeah.
- 14:23And so that's the key thing I want to point out because I hear a lot of people talk
- 14:26about green screen.
- 14:27I think it's completely unnecessary and actually probably less authentic and less connecting
- 14:36with people.
- 14:37Well, we have a green screen, three doors down, and we never use it because we find it.
- 14:45And this is so much more natural, this is more natural.
- 14:49Right.
- 14:50Just be you.
- 14:51He's talking to you.
- 14:52And so this is really just about our fifth and so it works.
- 14:56Okay.
- 14:57So you got over the mental hurdle, all that kind of stuff.
- 14:58You just did it.
- 14:59And you focused on delivering value, which is taking your knowledge of 20 years.
- 15:02And now just, how did you decide what to initially present?
- 15:06Did you like develop any type of content strategy or calendar, or what did that look
- 15:09like?
- 15:10Yeah.
- 15:11So initially, my focus was on the real estate community and bringing value to them.
- 15:15So I would just share nuggets, things that were wrong, things that I saw that could potentially
- 15:22help them on interpretation of the purchase contract.
- 15:25Guideline changes, obviously.
- 15:26Different types of strategies that could help their buyers.
- 15:29Did you know, like we say, did you know a lot?
- 15:34They don't always know.
- 15:35They don't.
- 15:36That was really it.
- 15:37I mean, I just keep kind of running to have on my phone of ideas and I can be driving
- 15:41home or in the shower, talking to shade, oh my God, that would be a great idea.
- 15:46We should do it.
- 15:47So we just keep adding it to the list and so we have lots of ideas and things to talk
- 15:51about.
- 15:52When you first started, we didn't keep a contact calendar in terms of mapping out what
- 15:59we're going to talk about when, but we did keep a calendar in terms of consistent every
- 16:04Wednesday at nine o'clock.
- 16:07I'm going to shoot you and we're going to pick three or four topics off the list and
- 16:11we're going to shoot those three or four topics one right after a number.
- 16:15Yeah.
- 16:16So that I would always have stuff in the can and then every week we're sending out a
- 16:20video.
- 16:21So you're batching content?
- 16:23Yeah.
- 16:24But we, as in terms of creating, we weren't planning out, you know, we're just keeping a list
- 16:29and picking topics, shooting them and having them, you know, there.
- 16:34It's pretty done.
- 16:35Yeah.
- 16:36No, let me unpack that a little bit for those listening, because it's the concept of
- 16:40batching content and that's probably familiar with us who've done it, but so the concept
- 16:44is you're going to take a period of time in hour, two hours, whatever and you're going
- 16:47to shoot multiple pieces of video.
- 16:52How much prep Kelly, do you do for that in discussing topics or what not?
- 16:57I know the material so well that really we have a running list and Shay will tell me the
- 17:03day before, hey, Kelly, I'm thinking, you know, you're going to talk via jumbo, you're
- 17:06going to talk this, you're going to talk that she just takes off the list and all this
- 17:09kind of, you know, review it, got it, got it, got it, boom.
- 17:12I don't do telegrams or I just speak based off of what I know and that tends to work best
- 17:19for me.
- 17:20We do do fun things like sometimes if it's a more complicated topic, Shay will actually
- 17:27get just a piece of paper and a sharpie and I'll just do bullet points to three bullet
- 17:31points and she'll tape it right on the tripod under the camera.
- 17:36So that way when I'm talking, if I get off track, I can just kind of glance down and you
- 17:40know, get back on track.
- 17:41So that's kind of cheesy, but it's a pretty secret.
- 17:46Yeah.
- 17:47The cheesy trade secrets.
- 17:48I love it.
- 17:49I love it.
- 17:50Yeah.
- 17:51It's okay.
- 17:52That's fine.
- 17:53Yeah, good.
- 17:54Shay, that are really important.
- 17:56The consistency.
- 17:57I mean, I owe all of that to Shay because honestly, she is the one that makes sure it gets
- 18:04done.
- 18:05So we send out what 50 videos about 50 a year.
- 18:08So every week, except for a couple of weeks, Thanksgiving and Christmas, we don't send
- 18:13one out that week, but we'll do maybe like a holiday wish or so we do that.
- 18:21And then I think the other key part of this is the fact that we are really trying to be
- 18:26very efficient with my time.
- 18:28So it's on my calendar, we just need one hour and we'll, you know, crunch out two to four
- 18:33videos, sometimes five, depending on whether I'm on a roll or not, and we'll get that done
- 18:39in an hour.
- 18:40So that gives her anywhere from two to five weeks of video content.
- 18:43So it really kind of removes the pressure of having to do one video, the whole setup, everything
- 18:48else, and then take it down, you know, so it creates a ton of efficiency.
- 18:53We started to do that maybe, I don't know, a year or two into it, maybe a year.
- 18:59Well, I think we, I think after, I think it was soon after we realized that it wasn't
- 19:05efficient to try to shoot one video, because Kelly is getting so much more comfortable with
- 19:10the camera, that it wouldn't take as long to shoot, as it did the first few times, you know,
- 19:15in the first few weeks that we did it.
- 19:17So it really was pretty soon in the process that we realized, hey, it's not efficient to shoot
- 19:23one video at a time.
- 19:26We got to shoot a bunch of videos and have that content because things will come up too, maybe
- 19:30if she has to go to a conference or she has a busy week, well, I think I've got to have
- 19:35content for that week.
- 19:37So because we're consistent in sending out a video every week.
- 19:41So I have to make sure that if she's not available, I've already got that stuff in the
- 19:46can.
- 19:47I think where people struggle the most and people I talk to and things I've tried to do on my
- 19:52own is with the consistency of making sure you're getting it out on a consistent schedule.
- 19:58So having enough stuff in the can, as we call it, allows us to be able to make sure that
- 20:05we're hitting that one.
- 20:06Yeah, I would say that's the biggest issue for everybody with content is creating it and
- 20:11blocking the time to get it done.
- 20:12So thank you for hearing that because I think that's the best practice that I've struggled
- 20:16or how do I take this into my day.
- 20:18I'm going to talk about that time, playing your topics in advance and then just hit record
- 20:23edit later, you know, that's the key.
- 20:25Fill the can with content is like you said.
- 20:28All right, let's pivot a little bit here on my notes.
- 20:31You have a database of real estate agents of what, over 3000 agents, is that right?
- 20:35Right.
- 20:36So I want to talk a little bit about this because you obviously in your area, Scottsdale,
- 20:41have built this incredible brand of awareness partly because of video.
- 20:45I think first of all, because you were smart in advance in recognizing how important is to build
- 20:51your own database of real estate agents.
- 20:54So tell the viewers and listeners why were you so advanced in thinking that you need your
- 21:00own database of realtors and then how have you really built that up over time?
- 21:03You know, I think early on, somebody must have said something to me, I'm kind of a sponge.
- 21:09So I started in business in 1996 and I really started a database in 1996.
- 21:15I mean, I was just trying to learn everything I could about how to do this and do it really well.
- 21:20And I realized that the relationship part of this business was something I really enjoyed.
- 21:26And then part of that relationship is no different than friends and family just keeping in touch with people.
- 21:31Right.
- 21:32So I was very fortunate to have taken some advice and started a very basic Excel data base back then.
- 21:41And it's just evolved over time.
- 21:43So we are very consistent and committed to making sure that we are managing the database.
- 21:50So well, you've got a database of roughly 3000 agents.
- 21:53You guys use that term earlier when we send out a video.
- 21:58But I hear that I'm thinking, wait a minute, what do you mean send out a video?
- 22:02Because your videos obviously are going on YouTube and we'll share the links to your YouTube channel and Facebook and all that.
- 22:06You've got over 100 videos on YouTube.
- 22:08Tell me about your strategy with realtors then on how you're leveraging video to keep you top of mind.
- 22:14Yeah, so every week we send out an email via constant contact.
- 22:19And the video, we have the video right at the top of the email.
- 22:24We keep it content in terms of the words pretty short because we really are trying to inspire them to watch the video.
- 22:32So we send that out to about 3500 realtors every week.
- 22:37Usually Thursday, Friday towards the end of the week, every single week except for those two weeks we talk about Thanksgiving Christmas.
- 22:44We usually skip those.
- 22:47But it's the thumbnail plus the link to the video that's on YouTube.
- 22:54That's how we just, you know, in the email and they click it, they go to watch you watch it on YouTube.
- 23:02Watch it on YouTube, right?
- 23:03And then we're promoting it on YouTube.
- 23:05You know, when we upload a video to YouTube, it's also posting the Twitter at the same time.
- 23:09It's all posting the Twitter so that I don't even have to think about it.
- 23:13How are you all posting it Twitter?
- 23:15There's just a button in your YouTube account that you can say that you want to have posted to Twitter at the same time.
- 23:21And I just keep that check at all times so that every time I'm making a video public, it's posting also on Twitter.
- 23:28Then with Facebook, we are uploading it separately to Facebook.
- 23:34On occasion, I will share the link from YouTube to if I'm trying to do some strategy with video advertising.
- 23:42Okay, all right. So we'll come back to YouTube and some questions around that.
- 23:45But I want to stay on this thread for a moment.
- 23:48You sending out videos weekly with real estate agents to stay in top of mind.
- 23:52What measurable impact does that have on your ability to partner with agents and just get referrals?
- 23:58So the first year that we incorporated video into our business, my business increased by 34%.
- 24:05And I already had a really viable business.
- 24:08And so it really was one of those things where I just said, oh my gosh, I mean, this just gives me a way where I can do what I really love, which is sure information that's quality information that can help people with their businesses.
- 24:21And so from there, it's one of those things that we now becomes part of the branding of who we are and how we do what we do.
- 24:29So with constant contact, there's a lot of tools built into it. So we, you know, it manages our off-outs.
- 24:35We know, you know, who doesn't necessarily want to hear the message and who does want to hear the message.
- 24:40And so that's another big part of using a tool like constant contact to give you.
- 24:45You tend to get or do you kind of monitor, write how many apps out you get from agents?
- 24:51Yeah, well, that's what I love about.
- 24:54And then we don't get paid by constant contact.
- 24:57We've just been using this, you know, 2000, we used to even before we did videos.
- 25:02We've been using it since 2012, but it gives us all the metrics.
- 25:06So we actually know who's opening it.
- 25:09And when they open the email, did they watch the video? Did they click on the flyer? Did they go to our Facebook page?
- 25:16It gives us all that data. And we get reports back also of who opted out.
- 25:21And it's important. We definitely look at that because the reason why somebody may opt out may not really be because they don't like us
- 25:30or they don't want the content. Maybe some people just feel like they're overwhelmed with email.
- 25:34And so, you know, we still keep that dialogue open with certain people.
- 25:39We have people up back in sometimes.
- 25:43We had two people yesterday. We had all back.
- 25:48We're like, I'm not getting your stuff. I said, well, you left it out in 2015.
- 25:53You know, like, what?
- 25:55So, yeah, we're measuring everything.
- 25:57Everything from the opt out, who's not opening, who is opening, what they're doing when they open. We measure all that.
- 26:05And so, what type of click for live rates? Are you getting on those videos via the email that go to watch that, you know, go to the link to watch YouTube?
- 26:16Do you have a sense of that roughly?
- 26:18Yeah, I mean, well, our open rates are in the high 20s. We're always striving for 30.
- 26:23But, you know, I would say usually in that 27, 28 range, which is, you know, about the industry average.
- 26:29We're spending, you know, over 3,000 people. So, that's our open rate.
- 26:33Our click rate is really going to vary. But, I mean, we have, especially since I've started adding more videos to the email.
- 26:41So, we have our primary email. And then at the bottom, I usually throw in a couple other videos.
- 26:46Kelly's on a show called the American Dream. I usually include that video plus maybe last week's video in case you missed it.
- 26:53Here's what we talked about last week. So, I've started adding more things to it.
- 26:59When you add more things, your click throughs go up because there's more opportunity to click.
- 27:03So, I mean, but definitely always over 10% for sure.
- 27:10There have been cases depending on the topic where we have click through rates higher than the open rate.
- 27:15And that always blows my mind, right?
- 27:18Yeah, that's a hot topic then, isn't it?
- 27:21I'll only ask that just for some of the people who want to know the numbers and stuff.
- 27:25But I think the key point I want to drive home is you're sending roughly 3,500 emails a week to these real estate agents.
- 27:31And just some quick math on that, just 25% of it, just an open rate on that.
- 27:35That's 875 real estate agents that are seeing your message every single week.
- 27:39Whether they watch a video or not, I don't think that's the most relevant thing.
- 27:42Because, you know, people will watch a few and then they won't, you know, it's that kind of thing.
- 27:46But the point is every single week, you're getting your brand, your face, your message in front of 800 plus agents.
- 27:52And I'm wondering, I know it's more of an organic thing than an actual linear of like, hey, how many leads or whatever you...
- 27:59I mean, I'm sure you have a sense of the impact to your business, the engagement with agents and the referral business you generate because of those emails, right?
- 28:08Pretty significant? Yeah.
- 28:10Like you said, I mean, just the video is 34%.
- 28:1370% of my business comes from the real estate community.
- 28:16I mean, that's really a big partner to what we do because we're so connected, you know, in the home buying process.
- 28:25So the other 30% is past clients.
- 28:28So the other part of the video strategy is to stay in touch with our past clients and our current clients who are prequalified.
- 28:35And so we do that also with the video, that video is once a month and that messaging is a little bit different.
- 28:40And so I'm not sure what's on that list.
- 28:43Like how many people...
- 28:45Oh, that's about the 3500 range too.
- 28:48So I'm sorry.
- 28:50What's... I was checking my notes.
- 28:52What's that list again? Is that the TBDs?
- 28:55Sorry, you weren't listening. You don't have to answer.
- 28:58I know. So bad. So bad. The audio's not even... The audio's not great on this Wi-Fi, so there's a little bit of a delay.
- 29:04Go ahead, say it again.
- 29:07Okay, so we also send to my clients once a month.
- 29:12I'll send a video of they out to my clients and their past clients, current clients, clients who are pre-falled.
- 29:18And we're again just sharing different messaging, something that's more directed to why conspires are interested in knowing about the home loan process.
- 29:27So that hits about 3500 people as well, but that goes out once a month as opposed to every week.
- 29:32Got it. Got it.
- 29:34And we use Q2 as part of the process too.
- 29:37So if we have videos built into our database, into our CRM, so that if somebody is a week coming in,
- 29:45then they're going to get put on a drip campaign and there's going to be videos with that.
- 29:48Or if they're in process, they're under contract on a loan, we're giving them videos throughout that process to let them know where they're out in the process.
- 29:57So there's a lot of different ways you can use video.
- 30:00Or even just if Kelly's having a conversation with a real estate agent and she thinks like, oh, I have a video on that topic.
- 30:07She can just copy and paste the link to them and see, watch the video and that is something we actually do a lot.
- 30:14I love the idea of using the video obviously with clients in process after first conversation, taking an app, whatever.
- 30:23Are you using constant contact to deliver those videos also?
- 30:26We are using constant contact to deliver the once a month email that goes to all our clients.
- 30:32But for the process videos, we're using our CRM for that.
- 30:36We're using Salesforce.
- 30:39So the jungle version of that or no, Salesforce.
- 30:42Okay. Got it.
- 30:43And is that something that's automated?
- 30:45For instance, when you, you know, there's milestones that automatically trigger that?
- 30:49Yes.
- 30:50Okay. Got it.
- 30:52Very cool.
- 30:53Are you doing anything one off video like, you know, texting a video?
- 30:59Tell me a little bit about how you think that.
- 31:02I use bomb bomb for that.
- 31:04And so that just might be something where, you know, we get off this call and I just shoot a quick video and text it to you.
- 31:10Hey, Jeff, it's like we're talking today.
- 31:12Thanks for having me on the show.
- 31:14The type of video is really where I use just the texting.
- 31:17It's easy. I can do it anywhere.
- 31:19Exactly.
- 31:20I have to think much about it.
- 31:21But it's just a different way to connect outside of a traditional text.
- 31:25I'm curious.
- 31:28How much you feel video has helps you minimize rate shoppers and helps you get chosen as the L.O.
- 31:37Because it's all about, you know, the ideal customer experience and creating trust and all that.
- 31:42It's clearly your believer in that, but I just don't know if you have any comments to that point.
- 31:46You know, I think that rate shopping is part of the process.
- 31:49I think that what my job is to do is really educate people that rates are important.
- 31:54But it's not everything.
- 31:55We are definitely not, you know, going to be the lowest rate out there.
- 31:58I don't know that anybody could ever, you know, honestly say that.
- 32:01We're certainly not the highest either.
- 32:03We offer competitive rates.
- 32:04But as part of that, we are really that VOTE blender.
- 32:09Daring to your going to close on time, you know, all that other stuff.
- 32:12We're going to protect the interest and everything else.
- 32:14And we're going to really empower and educate people during the process.
- 32:17And sometimes that's a great fit for people and sometimes it's not.
- 32:20You know, so in this business, you're all in any business.
- 32:24You're always going to lose some percentage of your business to a lower price type of platform.
- 32:30And that's just part of the game.
- 32:31Yeah.
- 32:32We have a video for that job.
- 32:34I love it.
- 32:35I love it.
- 32:36Yeah.
- 32:37So as a matter of fact, let me actually transition over there for a second.
- 32:40Because like I said, you've got over a hundred videos on there.
- 32:43You're just so comfortable on video now.
- 32:47Kelly, it's crazy.
- 32:48I'm looking at the one you did about ring the bell to the Salvation Army.
- 32:53So you're also tying in local community events and happening some things like that, right?
- 33:00Yeah.
- 33:01Absolutely.
- 33:02So this year, the latter part of this year and then really next year, we're going to do much more outside of the office and really just trying to be more community connected with some of the video.
- 33:16So we're super excited about doing that.
- 33:20Is there anything you're not doing with video yet that you would like to do?
- 33:24I know.
- 33:25It's actually.
- 33:27Well, community stuff is new for us.
- 33:31I mean, certainly not participating in the community, but in terms of getting out filming in the community, that's something that we have just now started.
- 33:40And so I'm really excited about next year because we have, you know, you won't see too much of that on her YouTube.
- 33:47We just started.
- 33:49You know, we got ring the bell.
- 33:50You can go watch the video on Kelly's renovation that's happening at her home.
- 33:57We got that, but you know, just getting outside of the office.
- 34:00We've been doing the office thing for a lot of years and we're not going to stop doing that.
- 34:05But I think really getting out to the community and connecting with other people and showing what we are doing in the community.
- 34:14We need to do more of that.
- 34:16So that's really our focus and our shift for 2018.
- 34:20Yeah, it's interesting.
- 34:21There you go.
- 34:22Hey, news to you.
- 34:23That's what you're going to be doing.
- 34:24So get ready.
- 34:25Yeah, the renovation loans seems to be one of your higher viewers right now.
- 34:30It's like 300 views.
- 34:32And that just speaks to the point.
- 34:33I think what you got to realize regarding the community videos as well.
- 34:36People.
- 34:37It's like, you know, you forget these things, say, right?
- 34:40It's a document, right?
- 34:42And you are documenting your home renovation.
- 34:44And that gives people an insight into you a little bit of your personal life,
- 34:48a little bit of just like, hey, this is Kelly, not in the office and not talking about mortgages.
- 34:52And for some, I know that's a tough bridge to cross to get personal, right?
- 34:57To share personal.
- 34:59Was that difficult for you or by now?
- 35:01Is it just like, hey, camera's on.
- 35:03I don't care.
- 35:04I think we're still working on that.
- 35:07We're still working on that.
- 35:09Yeah.
- 35:10No, it definitely was probably the biggest challenge with the whole video journey is, you know,
- 35:16I can talk about anything that has to do with home loans, structure, strategy.
- 35:22But as soon as I cross over to that personal side, it definitely is more challenging,
- 35:30but it gets getting easier, you know.
- 35:32So again, it's like anything.
- 35:34But first, it was just hard to do video.
- 35:36And then I got really comfortable doing video about the home loan process.
- 35:40And now, you know, we kind of move into a little bit more of the personal side.
- 35:44And so we're getting there.
- 35:46It's an evolution.
- 35:47Yeah.
- 35:48Oh, it certainly is.
- 35:49It's a journey.
- 35:50All right, real quick.
- 35:51I'm looking on my notes here.
- 35:52There was something I wrote down about you.
- 35:54Are you leveraging video to do some targeting of ads and audiences on Facebook?
- 36:01So I mean, there's a couple of different ways.
- 36:03I mean, it depends on what our video is.
- 36:05Is it a consumer video or is it a real estate video?
- 36:09Right.
- 36:10Are we targeting real estate agents?
- 36:12So, you know, within Facebook, obviously, you can create your audiences.
- 36:15So I go in there and I create custom audiences.
- 36:18And then now what we've also been doing is you can upload your database into Facebook.
- 36:24And so you can create a target audience around that as well.
- 36:29And that's something new that we've just started doing.
- 36:32So.
- 36:33All right, so some listener are going, wait a minute, wait a minute, what will upload my database?
- 36:38So just expand a little bit on that.
- 36:41Are you doing both agents and past clients?
- 36:44For now, we're just on the agents.
- 36:47But, you know, because we do a lot more agent videos than we do consumer videos.
- 36:53Typically, with consumer, what we're focusing is on the show that Kelly is on,
- 36:57the television show, the American Dream.
- 36:59That's very consumer oriented and that's every week.
- 37:02So, you know, with us, we're focusing more for the target ads on our real estate,
- 37:08our real estate partners.
- 37:10So I've exported those from Salesforce.
- 37:14And that's a spreadsheet and uploaded that into Facebook.
- 37:18And, you know, you've got to go into their ads and you can Google it
- 37:22or YouTube, it'll show you how to do it.
- 37:25But you can upload that into Facebook to create an audience that is your people.
- 37:31So even if they're not necessarily following you, that your ads can get in front of them
- 37:37if they have a Facebook account.
- 37:39So what you're saying is you take your database of real estate agents.
- 37:43You're uploading that to Facebook.
- 37:45You're creating a custom audience.
- 37:46And now when you put a video in as an ad out there and you pay for it,
- 37:51that's going to put that video that ad in front of just that custom audience.
- 37:55Right.
- 37:56Exactly.
- 37:57So why am I doing that?
- 37:58Why am I going to get extra advertising as, for example,
- 38:01while that Kelly hosted an event.
- 38:04And we really wanted an hour's fear of people who know who Kelly is to come be Kelly's guest at this event.
- 38:11So when we're going to do that, we are going to do kind of like a marketing blitz
- 38:17where we're going to, you know, be all in in terms of they got an email.
- 38:22We've got targeted ads to that group of people on Facebook.
- 38:26We have somebody on the phone calling those people.
- 38:29So we're just trying to hit it from all angles to get as much participation as possible.
- 38:34So that's why I'm focusing on that group of people for that ad.
- 38:38Hmm.
- 38:39Interesting.
- 38:40Yeah, there's a lot of applications with that.
- 38:42And just in terms of from a pure,
- 38:44a brand new education play, I don't know if you guys do this,
- 38:47but I've talked to some other law officers where they do that as a,
- 38:52like a top or middle of the final strategy before they reach out perhaps to call that real estate agent
- 38:58and try and get a coffee meeting or something.
- 39:01Yeah, I mean, that's definitely a good way that it could be.
- 39:05I think we're marketing to them on all kinds of levels.
- 39:09So we're already, they're probably already exposed to Kelly through there.
- 39:13So let's say a real estate agent comes in on a transaction where they're the cross sell agent.
- 39:19They go into our data.
- 39:21They're going to start getting Kelly's videos right out of the gate.
- 39:24So they're already kind of warmed up.
- 39:27That's a need to talk to her on the phone,
- 39:30but they're already starting to get her videos and have that interaction with her from the minute the contract comes in.
- 39:36Is that part of your overall process Kelly to target those listing agents?
- 39:40I don't know, then a call is going to come from you at some point.
- 39:43Oh, absolutely not.
- 39:45That would be too obvious.
- 39:48Right?
- 39:49No, I'm really curious because you know, listen,
- 39:51you know, this is as well as anyone you've been around a long time.
- 39:54I'm always surprised how L.O.'s don't pursue listing agents.
- 39:57And that's a very intelligent way to do it.
- 40:00Yeah, I don't want a cold call job.
- 40:03Like I don't want to do that.
- 40:05So, you know, we're working together.
- 40:08I know what I do.
- 40:10I'm doing.
- 40:11We're going to close this transaction.
- 40:12Let's just get to know each other.
- 40:13Maybe there's some synergy.
- 40:14Maybe there's not, right?
- 40:15You would do the bomb bomb thing with the listing agent where she was like,
- 40:18Hey, this is Kelly.
- 40:19I'm working on your listing one to three main street.
- 40:21Yeah.
- 40:22Yeah.
- 40:23Sometimes you are one of our process videos or so orchestra.
- 40:26You know, so, so built in that I don't even have to think about it because it's automated.
- 40:31But yeah, anything we can do to connect and make somebody smile and be like,
- 40:36Oh, that was kind of cool.
- 40:37I mean, that's fun.
- 40:38It's easy.
- 40:39It's easy.
- 40:40Kelly, you got to understand what's obvious for some is an obvious for everybody.
- 40:43That's why we do this, you know, to bring awareness of like people.
- 40:48It's not that hard.
- 40:50Oh, boy.
- 40:51All right.
- 40:52That's good stuff.
- 40:53What are you doing anything besides the community thing, the community videos,
- 40:57anything else you're working on?
- 40:58Well, tell us about the American dream.
- 41:01If you'd like anything you want for 2019, what you're doing differently.
- 41:06Or more of.
- 41:07Yeah, so American dream is a national show.
- 41:11It's airs in 27 cities.
- 41:13So we are the mortgage affiliate here in the Phoenix market.
- 41:18And so with that, I get to do a mortgage minute every week.
- 41:22And it's been a lot of fun because they really do focus on the community.
- 41:27And so just depending on whatever that topic is, I'll be out doing more and more and more of that.
- 41:32So we're starting season two with the show.
- 41:35And I'm really excited just about the messaging that the show provides.
- 41:40It can be seen on Apple, Roku, Amazon, if we live streaming every Sunday at noon.
- 41:48So on our Facebook page, we put it out there.
- 41:52We're always every week a live stream link will be up.
- 41:55But every Sunday at noon, Kelly will be on live stream.
- 41:59So we're kicking it up.
- 42:01You sure are.
- 42:02Man, oh man, you're like a case study in personal branding.
- 42:08Well, we've got a lot to do, right?
- 42:10I'm glad.
- 42:11I'm glad to hear you say that.
- 42:12Just because that means I still have a job.
- 42:15Now, wait a minute.
- 42:16So look at this.
- 42:17I just came across this video of you pushing some big weighted sled for your workout.
- 42:23Yeah.
- 42:25Yeah.
- 42:26Yeah.
- 42:27Do not get too close because that was really the gym.
- 42:31I love that.
- 42:32Right.
- 42:33Again, it's a look inside Kelly's life, but I'm really impressed by that sled.
- 42:36I haven't seen one like that.
