- Ben: Good morning and welcome to your short term rental bulletin. So Greece just gave us a really clear signal that the Mykonos and Santorini correction is over. I think the numbers are super interesting. So new host hub data based on bookings through from April 2022 compares to full year 2025. So we're looking at thousands of Greek properties, roughly 79 % of the market. So if you look at places like Mykonos, Antorini, Barros, the rent power is up 41%, the revenue per property is up 41 % and the occupancy is up just shy of 33%. But here's the part that I think is super interesting. The average nightly rate is only up 3.95%. The Ineon Islands tell a very similar story. We got the rent power is up 36%, occupancy is up 23%, price is up just under 3%. So this isn't a price led recovery, it's a demand led one. And after two years of Santorini and Mykonos pricing themselves out, hosts have stopped chasing the 2022 rates and the market is filling because pricing finally makes sense, not because anyone is pushing harder. So I've always believed this, but I think like realistic ⁓ pricing always beats aggressive pricing, even in the islands, even in Santorini. Thank you for watching and I'll see you tomorrow.
