- 0:05SPEAKER_00: Yes, there's a formula to it, yes, it's possible to do, but you may not like the answer, you may not like the formula, and I'm not talking about dancing, I'm not talking about shaking your ass.
- 0:15SPEAKER_00: Today we have on the show Hannah Kugel, who's absolutely crushing TikTok and social media in general, one of the most hilarious realtors I've ever seen, one of the most creative and hilarious agents I've ever seen on social, sharing her blueprint and how she's built a huge audience and gets all of her business from social media in a fairly short period of time.
- 0:44SPEAKER_04: I like to buy houses, I like to sell houses.
- 1:03SPEAKER_00: What is up, guys?
- 1:04SPEAKER_00: Welcome to episode 297.

- 1:34SPEAKER_00: She is so creative, she's hilarious.
- 1:36SPEAKER_00: You may actually know her from the Netflix show that her and her husband were on.
- 1:40SPEAKER_00: Uh, I believe the show is called like how to how to build a sex room or something like that.
- 1:44SPEAKER_00: Uh amazing.
- 1:47SPEAKER_00: Super interesting story, you're gonna love this.
- 1:48SPEAKER_00: Uh such an interesting, jam-packed episode.
- 1:52SPEAKER_00: I learned a lot from it.
- 1:54SPEAKER_00: A lot of stuff that I, you know, thought was the case was validated.
- 1:58SPEAKER_00: Some some stuff that I didn't know.
- 2:00SPEAKER_00: I was like, holy shit, she opened my eyes to a few things.
- 2:03SPEAKER_00: She has the blueprint, she has it figured out, and she's gonna share with you how to go viral and how to build a business on social media.
- 2:11SPEAKER_00: Please pay attention though, because you may not like the answer, however, it is the answer.
- 2:17SPEAKER_00: It is the answer.
- 2:18SPEAKER_00: The only question is whether or not you're going to accept it and then do it.
- 2:23SPEAKER_00: Because you don't have to do things like her.
- 2:25SPEAKER_00: Here's what's cool.
- 2:26SPEAKER_00: You don't have to do skits.
- 2:28SPEAKER_00: You don't have to be funny.
- 2:29SPEAKER_00: I don't do skits.
- 2:30SPEAKER_00: I can't do that shit.
- 2:31SPEAKER_00: Like it's I can be sarcastic.
- 2:33SPEAKER_00: Uh I do that on social media all the time because that's who I am.
- 2:35SPEAKER_00: But uh you don't see me doing skits.
- 2:38SPEAKER_00: Because I don't I'm not trying to do some I'm not trying to follow someone else's playbook.
- 2:44SPEAKER_00: Hannah's gonna share with you her playbook and then how you can make it yours to absolutely start to thrive on social media, uh, even if you've never gotten any business from social before.
- 2:54SPEAKER_00: Hannah's story will be absolutely encouraging.
- 2:57SPEAKER_00: If you ha if you don't follow her, if you don't even know who I'm talking about, her Peggy videos are hilarious.
- 3:04SPEAKER_00: I think she said her biggest video was like two or three million views on TikTok, but she's grown an audience of 120,000 on TikTok, and she's selling 100% of her homes come from social media somehow, some way.
- 3:17SPEAKER_00: She explains what that means.
- 3:18SPEAKER_00: Super excited to bring Hannah on here in just a second.
- 3:21SPEAKER_00: But before I do, so I'm gonna be speaking over the next uh month, month and a half or so, uh a few times.
- 3:29SPEAKER_00: So September 14th, I'm gonna be in Virginia Beach.
- 3:32SPEAKER_00: I'm doing an event with Tiffany Galzenis there in Virginia Beach.
- 3:36SPEAKER_00: Uh that's the 14th, September 14th.
- 3:38SPEAKER_00: Then on September 20th, I'm gonna be in Naples, Florida for BAM Camp.
- 3:43SPEAKER_00: I know a lot of you guys are already going to BAM camp.
- 3:45SPEAKER_00: Make sure that you go to nowbam.com and get your ticket to BAM camp.
- 3:50SPEAKER_00: The speaker lineup is absolutely ridiculous.
- 3:52SPEAKER_00: The broke agent, Matt Leonetti, Tea DiCarlo, Shannon Gillette, uh, Dan O'Neill, got Chris Benjamin, Tom To Jesus.
- 4:01SPEAKER_00: I can't list all these people, but they're all awesome, and I'm excited to hear from them.
- 4:05SPEAKER_00: Uh nowbam.com or just Google BamCamp 2023.
- 4:08SPEAKER_00: But I'm gonna be in Naples speaking at that on September 20th.
- 4:13SPEAKER_00: Let me get back to my notes here.
- 4:14SPEAKER_00: What the hell?
- 4:16SPEAKER_00: Um yeah.
- 4:17SPEAKER_00: And then I'm gonna be speaking, I'm doing my own breakout session, my own talk at EXP Con in Vegas on October 5th.
- 4:25SPEAKER_00: I think that's a Thursday, but October 5th is the date.
- 4:27SPEAKER_00: So if you're gonna be in any of those places on those dates, make sure you come see me.
- 4:31SPEAKER_00: Would love to have you and meet you.
- 4:34SPEAKER_00: Uh I love getting out and speaking at different events.
- 4:36SPEAKER_00: It's like one of my favorite things to do ever.
- 4:38SPEAKER_00: Speaking of BAM, you need to try out BAMX.
- 4:42SPEAKER_00: If you don't know what I'm talking about, BAMX is a community of real estate agents that is helping each other, that is sharing the blueprint, sharing the playbook, collaborating with each other, sharing what works, and networking on steroids.
- 4:56SPEAKER_00: BAMX is uh if only BAMX existed when I got into real estate 12 years ago, I wouldn't have struggled for so many frickin' years because I would have been around people who were showing me literally step by step, do this, do that, and I would have sped up the results like 10x, 100x, I don't know.
- 5:16SPEAKER_00: Every agent that I've talked to who has joined BAMX says they'd pay much more for it and they wish they would have done it sooner.
- 5:24SPEAKER_00: I've never ever had negative feedback or even lackluster feedback about BAMX.
- 5:30SPEAKER_00: And for as little as$10 a month, you could be part of this community.
- 5:34SPEAKER_00: Make sure that you use code MASIVE to make it even less expensive.
- 5:38SPEAKER_00: Use code MASIVE at checkout, massive agentpodcast.com slash BAMX.
- 5:43SPEAKER_00: The code MASSIVE will get you a discount off of yours membership to BAMX.
- 5:48SPEAKER_00: And also you need to try out KCM, keeping current matters.
- 5:52SPEAKER_00: It's with all of the shit happening in the economy, with interest rates, with all this stuff.
- 5:58SPEAKER_00: Like it's hard enough to do your marketing, hard enough to stay on top of content, to manage your clients, just it's hard enough to stay on top of your email inbox for God's sakes.
- 6:08SPEAKER_00: What?
- 6:08SPEAKER_00: You think that you're gonna have time to study the markets and study interest rate projections and what the Federal Reserve is expected to do and what that means for housing and all that.
- 6:18SPEAKER_00: No, of course not.
- 6:19SPEAKER_00: But guess what?
- 6:20SPEAKER_00: You can just have keeping current matters do that for you.
- 6:23SPEAKER_00: These are extremely intelligent people.
- 6:25SPEAKER_00: All they do, they're economists, oh by the way, actual experts on this shit, not just someone with a real estate license.
- 6:32SPEAKER_00: But they they dive into all the data, they study what's happening, but most importantly, they don't just tell you what's happening.
- 6:38SPEAKER_00: They say, here's what it's going to mean if you have a buyer.
- 6:41SPEAKER_00: Here's what this data means if you're working with sellers, and here's how to communicate this super important topic to those clients.
- 6:50SPEAKER_00: It is a tool that you need in your tool belt.
- 6:53SPEAKER_00: Try KCM.com slash BAM.
- 6:55SPEAKER_00: We'll get you a discount.
- 6:57SPEAKER_00: Uh I highly recommend it.
- 6:59SPEAKER_00: Pretty much every big top producer that I speak to uses keeping current matters.
- 7:04SPEAKER_00: Again, I wish I knew about this.
- 7:06SPEAKER_00: I don't think it was around 12 years ago.
- 7:08SPEAKER_00: Either way, I wish I would have had something like Keeping Current Matters when I started it out in real estate because I I wouldn't have had to spend time worrying about it.
- 7:16SPEAKER_00: I could just digest what they send me.
- 7:18SPEAKER_00: Try KCM.com slash BAM.
- 7:20SPEAKER_00: What a cheat code.
- 7:21SPEAKER_00: Absolutely incredible.
- 7:22SPEAKER_00: Speaking of cheat codes, we have Hannah Kugel on the show today.
- 7:26SPEAKER_00: She is Peggy.
- 7:27SPEAKER_00: She is dad.
- 7:28SPEAKER_00: She is uh your your dad and kiddo from the um from her skits.
- 7:34SPEAKER_00: She has done such an incredible job with her social media.
- 7:38SPEAKER_00: She's clever, she's funny, and very intentional.
- 7:42SPEAKER_00: I just watched her videos, and until talking with her today, I, you know, all I saw was what you see was just her videos.
- 7:50SPEAKER_00: But the intention behind it and the thought process behind it really surprised me.
- 7:55SPEAKER_00: It also surprised me how much less time she spends on it than I thought, because she's still an agent.
- 8:01SPEAKER_00: She's still servicing clients, she's writing offers, showing houses, you know, going to closings, all this stuff.
- 8:07SPEAKER_00: But she's just been well, I'm not gonna steal the the magic bullet.
- 8:12SPEAKER_00: She has the blueprint figured out to social media success.
- 8:15SPEAKER_00: If you want to go viral, which by the way, I don't think I've ever done.
- 8:19SPEAKER_00: I've never had a video go over a million yet.
- 8:22SPEAKER_00: That's interesting.
- 8:23SPEAKER_00: Well, whatever.
- 8:25SPEAKER_00: Uh who knows, maybe a clip from this show will, because Hannah's on it.
- 8:28SPEAKER_00: But she has it figured out.
- 8:30SPEAKER_00: If you want to go viral, but more importantly than going viral, how to build a massive business from your social media, and she's gonna share share that process and that blueprint with us right now.
- 8:42SPEAKER_00: Let's get Hannah Kugel on the show right now.
- 8:45SPEAKER_00: What's up, guys?
- 8:45SPEAKER_00: I'm here with Hannah Kugel, TikTok famous, one of my favorite agents that to follow on social media.
- 8:52SPEAKER_00: She's j I've never seen anyone do what you're doing.
- 8:57SPEAKER_00: Like, there's lots of agents that do skits, but you've created full-on characters.
- 9:02SPEAKER_00: Like, there's Peggy, there's uh there's your dad.
- 9:06SPEAKER_00: I think the first video I ever saw from you, Hannah, was you you had like a pillow stuffed in your shirt, so you had the beer belly.
- 9:13SPEAKER_00: And I think it was like dad at at the inspection or something like that.
- 9:16SPEAKER_03: Yep.
- 9:17SPEAKER_00: Uh was that before Peggy?
- 9:19SPEAKER_03: Yeah, dad came, dad came before Peggy.
- 9:22SPEAKER_03: Um dad, I started doing dad probably about two years ago, actually.
- 9:27SPEAKER_03: Uh, and the reason for it was I felt like I had seen a lot of other agents do like, you know, agents make videos joking about like bringing dad to the home inspection, dad showing up.
- 9:39SPEAKER_03: And I was like, the joke itself felt like overplayed to me.
- 9:43SPEAKER_03: You know, it's like everybody was doing the same thing.
- 9:45SPEAKER_03: And I was like, what if I became dad?
- 9:48SPEAKER_03: Like, what if I was dad?
- 9:50SPEAKER_03: So I did the dad comes to the home inspection, and it it was a hit.
- 9:55SPEAKER_03: People loved it, people thought it was hilarious.
- 9:58SPEAKER_03: And beyond like just agent to agent, because I think a lot of the times the dad jokes like only really land with other agents, but people beyond that were like, this is great.
- 10:08SPEAKER_03: So I kind of was like, what else can I do with this?
- 10:11SPEAKER_03: I played with him for a little while, and once I realized that people kind of liked the character skits, I uh one day was just like, I'm gonna be, I think I was inspired by seeing somebody at like an open house or something, and I was like, I'm gonna play the agent that has been in the business since like before any of us were born, and has not updated the way that they handle business like at all.
- 10:38SPEAKER_03: And I'm gonna play that character, and that's when I did Peggy, and Peggy's first video was a hit.
- 10:45SPEAKER_03: I mean, I think Peggy's first video had almost two million views, and I had no idea.
- 10:51SPEAKER_03: Like, I I thought I would just maybe have her as a one-off, and I never expected that she would turn into like an actual character, but when she did so well, I was like, I have to run with this, and she just has a life of her own for sure.
- 11:06SPEAKER_00: Definitely, yeah, it's it's such a clever way of of doing social media videos.
- 11:12SPEAKER_00: You create characters and then like you've you've created a series within your your social accounts, it's super cool.
- 11:19SPEAKER_00: Uh, but before we I forgot to properly welcome you.
- 11:22SPEAKER_00: Welcome to the Massive Agent Podcast.
- 11:24SPEAKER_03: Thank you.
- 11:24SPEAKER_00: I I'm I'm so excited you're here because you're like I said, you're one of my favorite agents to watch on social because you're just doing something so unique.
- 11:32SPEAKER_00: You're obviously you obviously have a great sense of humor.
- 11:36SPEAKER_00: The stuff that you do on social, when you first started doing these skits, was it natural for you?
- 11:42SPEAKER_00: Was it was it scary?
- 11:44SPEAKER_00: Were you worried about you know uh people not taking you seriously and losing business?
- 11:49SPEAKER_00: Like go back to the beginning.
- 11:50SPEAKER_00: What was going through your head?
- 11:52SPEAKER_03: Yeah, well that well, thank you for having me, also.
- 11:55SPEAKER_03: And uh yeah, I would say I definitely went through that at first, you know.
- 11:59SPEAKER_03: Um, I definitely went through that fear of oh, well, maybe people won't take me seriously, they'll think I'm unprofessional, uh, you know, and then I really started to realize that those people wouldn't be my clients anyway.
- 12:13SPEAKER_03: Um, as I started getting feedback from people who I, you know, I have a lot of people like in my actual sphere who follow me on social media.
- 12:22SPEAKER_03: And when I started getting feedback from those people, like, oh, I saw your video and it was so funny, I loved it.
- 12:28SPEAKER_03: I'm like, I'm staying in front of these people and entertaining them, you know?
- 12:32SPEAKER_03: And so I all these people, they know who I am, right?
- 12:36SPEAKER_03: And I'm right in front of them all the time.
- 12:38SPEAKER_03: And as soon as I started kind of getting that feedback from people, I was like, okay, these people aren't, you know, it's not like ruining my reputation with my people.
- 12:47SPEAKER_03: Uh and I thought, and if somebody thinks I'm unprofessional for doing, like they're not gonna be my client anyway, they're not gonna want to work with me.
- 12:55SPEAKER_03: Uh, or if they do, it's just, you know, it's not gonna be, we're not gonna vibe.
- 13:01SPEAKER_03: So as I kind of continued doing the characters, I sort of embraced that I'm weeding out anybody who wouldn't want to work with me anyway, and who wouldn't mesh with my personality.
- 13:14SPEAKER_03: And I'm like, that's that's honestly fine for me.
- 13:17SPEAKER_00: That's gold right there.
- 13:19SPEAKER_00: Like that's such a hack because I remember when I was starting out, I wanted to reach everyone.
- 13:25SPEAKER_00: And when you when you're starting out, you you definitely think scarcity, right?
- 13:31SPEAKER_00: You're like, I need to reach everyone in order to get business.
- 13:35SPEAKER_00: And as you go on, you realize holy shit, like it's actually a good thing that you're repelling some people, but you're attracting all the right people.
- 13:44SPEAKER_00: And when did you kind of settle into that?
- 13:48SPEAKER_03: Yeah, I mean, it took me a while.
- 13:49SPEAKER_03: I mean, what the gurus say, like, what if your audience is everybody, then you're reaching nobody, like that kind of thing.
- 13:55SPEAKER_03: And I kind of started to embrace that a little bit.
- 13:57SPEAKER_03: Um, it did take a little while.
- 13:59SPEAKER_03: I would say, I mean, I started doing dad, like I said, probably two years ago.
- 14:04SPEAKER_03: And I think probably it took about a year before I was like, okay, like when I started doing Peggy, and I really started honing in on that um content creation, and I've started to feel more comfortable about it and sort of started seeing myself as more of a content creator who's generating business through content creation, as opposed to a real estate agent who's making content for social media.
- 14:30SPEAKER_03: So I sort of flipped my mentality a little bit uh and kind of see myself as a content creator first.
- 14:37SPEAKER_03: And I don't mean that as in I'm not prioritizing real estate in my career, you know, but this is my marketing.
- 14:44SPEAKER_03: So if I top of my funnel content creation, right, then I can focus on that and and in turn it's generating business for me.
- 14:53SPEAKER_03: So I sort of just kind of changed my mentality on how I'm I was I was approaching it.
- 14:59SPEAKER_03: I think that helped me a lot.
- 15:00SPEAKER_03: Like I'm a content creator, so what if I'm putting a wig on, you know?
- 15:04SPEAKER_00: Yeah.
- 15:06SPEAKER_00: I'm sure that helped you stay consistent too, right?
- 15:08SPEAKER_00: Rather than most agents are like, I'm a realtor and I have to do some content, I have to do some marketing.
- 15:14SPEAKER_00: I made that switch a while ago too.
- 15:16SPEAKER_00: I thought of myself as a marketer who sells homes, uh, you know, a content creator with a real estate license, and that's so it just makes it so much easier because then you can stay consistent with the for you, your income-producing activity is content, right?
- 15:32SPEAKER_00: I can't imagine you're on the phones with a with a headset cold calling, right?
- 15:37SPEAKER_03: No, no, and and it for me, I realized like very quickly that that wasn't something that I was gonna do.
- 15:44SPEAKER_03: I wasn't going to cold call, I wasn't going to door knock, and I'm like, if I know this is something that I'm not, I don't want to do, then I'm not gonna do it.
- 15:52SPEAKER_03: Or if I'm going to do it, it's gonna be like begrudging and I'm gonna hate it, and then I'm not gonna generate business because it's coming from this place of like, uh, I hate my job type of thing, right?
- 16:02SPEAKER_03: But I'm like, I get up every day, I'm like, I get to make content.
- 16:06SPEAKER_03: That's freaking amazing.
- 16:08SPEAKER_03: Like, that's so cool, right?
- 16:09SPEAKER_03: And I get to generate business from doing that.
- 16:12SPEAKER_03: I think that for people who are like, oh, I'm a real estate agent, I have to make content.
- 16:17SPEAKER_03: It's like, well, think about, you know, I'm I'm creating content and I'm getting business from it, like flip the mindset.
- 16:24SPEAKER_03: And I think, you know, for some people, it's like, well, if you're not doing that, what what are you doing, right?
- 16:29SPEAKER_03: Like, I'm gonna get up and sit at my desk and like hope somebody calls me, it's probably not gonna happen.
- 16:35SPEAKER_00: It's definitely not gonna happen.
- 16:37SPEAKER_00: Yeah.
- 16:39SPEAKER_00: There's so much gold there.
- 16:40SPEAKER_00: I I love it.
- 16:41SPEAKER_00: You and I are definitely kindred spirits because I I I've had a similar experience in my career, in my journey, and I see it with other agents.
- 16:48SPEAKER_00: Those who are successful approach content creation the way you do.
- 16:53SPEAKER_00: And and you obviously enjoy it.
- 16:57SPEAKER_00: Your personality comes through.
- 16:59SPEAKER_00: Uh you can tell when an agent is just doing content because they were told they have to, they're just checking a box and they're just there is uh it's just hollow.
- 17:09SPEAKER_00: There's a uh an energy, there's a a a certain like charisma that's just missing from their content, and that's why it's not working.
- 17:17SPEAKER_00: It's not the it's not that what they're talking about isn't great.
- 17:21SPEAKER_00: Sometimes it is, sometimes it isn't.
- 17:22SPEAKER_00: But if if you could have the best topic, the best hook, and everything, but if you're just like you know, not excited about sharing it, no one's gonna be excited to watch it.
- 17:31SPEAKER_03: Oh, for sure.
- 17:32SPEAKER_03: Yeah.
- 17:33SPEAKER_00: I can tell that you really enjoy doing your videos, and it it it comes through and it makes it enjoyable to watch.
- 17:40SPEAKER_03: So yeah, you said that I appreciate that.
- 17:42SPEAKER_03: Yeah, thank you.
- 17:44SPEAKER_00: You so you've been getting business from your content.
- 17:47SPEAKER_00: Talk about that.
- 17:48SPEAKER_00: How long did that take?
- 17:48SPEAKER_00: And then, you know, what does that look like?
- 17:50SPEAKER_00: How do your clients come to you?
- 17:52SPEAKER_03: Yeah, I so all of my business comes from social media in one way or another.
- 17:57SPEAKER_03: Um, I at this point, I even sometimes attribute like my sphere of influence leads to social media because if it weren't for social media, how would these people know what I was doing, right?
- 18:08SPEAKER_03: How would they know?
- 18:10SPEAKER_03: And how would I stay at the front of?
- 18:11SPEAKER_03: I mean, everybody knows a dozen real estate agents, everybody's cousins, brothers, uncles, nephews, whatever is a real estate agent, right?
- 18:19SPEAKER_03: But I'm staying in front of all these people that actually do know me still with my skits, with social media.
- 18:27SPEAKER_03: And again, these are people that are coming up to me at the gym, at you know, wherever I am.
- 18:32SPEAKER_03: Oh my gosh, I saw your video, I loved it, right?
- 18:34SPEAKER_03: Those people are I'm at the top of their mind.
- 18:37SPEAKER_03: So if they have to buy a house, if they have to sell a house, like I promise you that person's thinking about me first.
- 18:44SPEAKER_03: And so that's a lot of where my business comes from.
- 18:48SPEAKER_03: Still, I'm I mean, I'm from here, born and raised.
- 18:51SPEAKER_03: I have a large sphere.
- 18:53SPEAKER_03: Uh, but I also do get like agent-to-agent referrals from TikTok.
- 18:57SPEAKER_03: I have a large agent following on TikTok.
- 18:59SPEAKER_03: Um, and I get just, you know, random people who have followed me on social media reaching out TikTok, Instagram, uh, just reaching out directly to me and chatting with me about real estate.
- 19:13SPEAKER_03: Uh, I think the thing that people get discouraged about with social media is people could follow you for years before they become a client, right?
- 19:24SPEAKER_03: And they've already made up their mind, I'm gonna use that person when I buy a house, but they don't buy a house until two, three years after they started following you.
- 19:33SPEAKER_03: So I try not to think about like, you know, oh well, I haven't, you know, you know what I mean?
- 19:39SPEAKER_03: Like, I try not to think about it like from that scarcity mindset.
- 19:42SPEAKER_03: I try to think about like I've got all these people watching my videos, you know, I might have 15 people sitting here waiting to pull the trigger with me in a year, two years, whatever.
- 19:54SPEAKER_03: So um I try not to, you know, try to think about like that abundant, like, oh, look at all these people you're reaching.
- 20:01SPEAKER_03: Um, so yeah, people just kind of reach out to me directly through TikTok, Instagram, how whatever channel they found me on, and we just go from there.
- 20:11SPEAKER_00: Well, it's obvious that you you're a seasoned content creator, and I mean you've done so many videos for for like you said, for years.
- 20:20SPEAKER_00: And I'm sure in the beginning you didn't think this way, right?
- 20:23SPEAKER_00: You had to kind of realize, oh, wow, this person started following me three years ago and they're just now reaching out.
- 20:29SPEAKER_00: That's interesting.
- 20:30SPEAKER_00: But at the same time, had you stopped, they probably would have forgotten about you, even if three years ago they decided, you know, Hannah, next time I need to sell my sell my place, she's the one.
- 20:41SPEAKER_00: Uh, if you would have stopped or just like disappeared or, you know, started doing something different, they would have forgotten.
- 20:48SPEAKER_03: Oh, absolutely.
- 20:49SPEAKER_03: And that's the thing, like, I think that's the thing that nobody wants to hear, right?
- 20:53SPEAKER_03: Like, that's the secret is consistency.
- 20:56SPEAKER_03: And but nobody wants to hear that secret, right?
- 20:58SPEAKER_03: It's like, well, you gotta make Yeah, no, there's nothing glamorous about consistency, but that's the that is the secret to content creation and to growing your audience and to reaching your follow- I mean, it is with anything, but especially when you're playing an algorithm and you're all I mean things are changing and everybody else is putting out content and you know all these other people are doing what you're doing.
- 21:24SPEAKER_03: If you're the one who keeps doing it every single day, like you're gonna see that pay off eventually.
- 21:31SPEAKER_00: Oh, a thousand percent.
- 21:32SPEAKER_00: Uh it's did you have mentors that kind of helped you learn this, or did you kind of figure it out on your own?
- 21:39SPEAKER_03: Or you know, I I never had like I've never had uh an official mentor like for content creation.
- 21:45SPEAKER_03: Um, but I've kind of sought out following the right people.
- 21:49SPEAKER_03: So I've just always kind of put myself I surrounded myself with the people who were doing what I was doing, doing better, you know, always people who are doing better than what you're doing.
- 22:00SPEAKER_03: So you can look and go, okay, here's what this person's doing.
- 22:03SPEAKER_03: And especially if those people are, you can reach out to them and create those relationships with somebody that you can bounce an idea off of who's kind of doing the same thing as you or doing more than you.
- 22:15SPEAKER_03: So I've never had an official mentor, but I follow a lot of people and have made a lot of connections with people who are huge in content creation, and just, you know, kind of that accountability of somebody else that you can say, oh man, this isn't really doing well.
- 22:32SPEAKER_03: What do you think?
- 22:33SPEAKER_03: And somebody who's gonna go, well, they kind of suck, you know, and you're like, okay, yeah, fair.
- 22:40SPEAKER_00: Yeah.
- 22:41SPEAKER_00: Yeah.
- 22:41SPEAKER_00: That that's such a hack right there.
- 22:43SPEAKER_00: There's so many mentors that are putting out content that you can learn from if you just decide to learn from them.
- 22:50SPEAKER_00: Uh exactly.
- 22:52SPEAKER_00: So do you only follow real estate agents or are you learning from you know creators in other industries?
- 22:58SPEAKER_03: No, I I follow some real estate agents.
- 23:01SPEAKER_03: I would say that's another thing that I usually tell people when they ask me about social media.
- 23:05SPEAKER_03: I'm like, follow people in other industries.
- 23:07SPEAKER_03: Like, follow people who are doing different niches because if you're just following real estate agents, you're gonna be in this like echo chamber of real estate.
- 23:17SPEAKER_03: And you're gonna see someone like dancing at their open house, and then the next video.
- 23:21SPEAKER_03: It's like, you know, it's gonna see the same thing over and over again.
- 23:23SPEAKER_03: Like you might not even catch trends necessarily because you're just following all these real estate agents.
- 23:29SPEAKER_03: Uh no, I mean, especially with my uh content on TikTok, I follow a ton of other uh sketch comedy like creators, skit creators.
- 23:40SPEAKER_03: Uh, I've always followed people in different industries to see what they're doing and what they're having success with.
- 23:47SPEAKER_03: And I've tried to tailor that towards real estate.
- 23:51SPEAKER_03: And I think, you know, there's something to be said for that because if if somebody's killing it in another, you know, in another niche, you can take some of their, you know, ideas and tailor them towards what you're doing, and you're gonna be doing different things than what everyone else is doing.
- 24:09SPEAKER_00: That's right.
- 24:10SPEAKER_00: Yeah.
- 24:11SPEAKER_00: Are you you seem like someone that is just overwhelmed with ideas all the time.
- 24:18SPEAKER_00: Do you have that entrepreneur's curse where you're just constantly getting ideas?
- 24:21SPEAKER_03: Yeah, I feel like, yeah, I do a little bit.
- 24:23SPEAKER_03: I have to like, I have to be constantly kind of writing things down.
- 24:25SPEAKER_03: I mean, I'll be like laying in bed at night about to fall asleep.
- 24:28SPEAKER_03: Oh my gosh, here's an idea for a video, and I've got my notes.
- 24:31SPEAKER_03: You know, my notes is just like just chaos of my brain dumping ideas um about content and just all the time.
- 24:40SPEAKER_03: Yeah, I mean I do, but that's another thing is it's all around you.
- 24:44SPEAKER_03: Like content is everywhere.
- 24:47SPEAKER_03: It's so once you once you get in that mindset, I feel like it's not that it's not hard, I'm not saying it's easy, but once you get in that frame of mind and you're looking for it everywhere around you, you're gonna find it.
- 25:01SPEAKER_03: And it makes the consistency easier at that point.
- 25:04SPEAKER_00: That's right.
- 25:05SPEAKER_00: Yeah.
- 25:06SPEAKER_00: When you when you're intentional, when you're scrolling TikTok and Instagram intentionally looking for inspiration, you find it because you're gonna learn something from everything.
- 25:17SPEAKER_00: Everything you see.
- 25:19SPEAKER_00: I watch uh golf, a lot of golf creators do dump stuff.
- 25:23SPEAKER_00: I I watch um fitness people, I watch like cook cooking stuff, like just random other meme accounts and uh something like huh, that's a cool idea.
- 25:33SPEAKER_00: I like the format of the video, or I like the camera angle, I like the sound they used.
- 25:37SPEAKER_00: I could use that for my audience, but it takes the intentionality.
- 25:42SPEAKER_03: Yeah, absolutely.
- 25:43SPEAKER_03: And even ever since I started using TikTok, I mean like three years ago.
- 25:48SPEAKER_03: If I'm scrolling TikTok, like I'm scrolling intentionally.
- 25:52SPEAKER_03: Uh maybe been three years.
- 25:55SPEAKER_03: Yeah, I've been on TikTok since 2020.
- 25:58SPEAKER_00: Okay.
- 25:58SPEAKER_00: Yeah.
- 25:59SPEAKER_00: That's crazy.
- 26:00SPEAKER_00: Isn't that crazy?
- 26:02SPEAKER_03: It it really is.
- 26:02SPEAKER_03: It feels like it hasn't been that long, and then I'll go back and look like you know, get I'll get like a memory of a video.
- 26:08SPEAKER_03: It's like, oh, you posted this three years ago, and I'm like, oh, I did.
- 26:11SPEAKER_03: Like it feels like I haven't been dedicating that much of my life to TikTok, but here I am.
- 26:19SPEAKER_00: Well, okay, so let's talk about that because I've you probably hear this all the time.
- 26:24SPEAKER_00: Hannah, I just don't have time to do what you do.
- 26:27SPEAKER_00: Like you must spend all day doing videos.
- 26:29SPEAKER_00: What do your days look like?
- 26:30SPEAKER_00: Like, how much time do you devote to doing your content?
- 26:34SPEAKER_03: I mean, I devote a d a good amount of my time to content creation because again, that's my that's my business, like that's my marketing.
- 26:42SPEAKER_03: So I see it as, like you said, an income generating activity.
- 26:46SPEAKER_03: So I'm not door knocking, I'm not cold calling, I'm not doing I do I might do some ads, stuff like that.
- 26:53SPEAKER_03: But for the most part, like my number one is content creation.
- 26:57SPEAKER_03: So for I I mean, every day I probably spend a couple hours every morning creating some type of content.
- 27:06SPEAKER_03: If I don't spend like a whole day batch filming content, just kind of depends on how my week shakes out.
- 27:13SPEAKER_03: Um, but for the most part, I'll either spend like a good like half a day just doing a bunch of batch film content that I have for, you know, then a few days.
- 27:23SPEAKER_03: Um, or I'll spend maybe like one to two hours doing a couple videos to carry me through a couple days.
- 27:30SPEAKER_03: I think the thing about like the I don't have time, it's like, well, what else are you doing with your time?
- 27:35SPEAKER_03: And if those activities that you're doing with your time are income-generating activities, then maybe you don't need to worry about content creation.
- 27:43SPEAKER_03: Like if you're out there door knocking four hours a day and you're freaking killing it, then like, okay, that works for you, you know.
- 27:50SPEAKER_03: Maybe you don't need to add content into that.
- 27:53SPEAKER_03: For me, like it's the number one, so that's what gets all my time.
- 27:58SPEAKER_03: And so, you know, working on my business in the morning, and then if I have things to do, you know, in it in the afternoon, that's kind of how I structure my day.
- 28:08SPEAKER_00: Yeah, well put.
- 28:10SPEAKER_00: What does your team look like?
- 28:11SPEAKER_00: Do you have editors?
- 28:12SPEAKER_00: Do you have like transaction coordinators, assistants?
- 28:16SPEAKER_00: Okay.
- 28:17SPEAKER_00: Talk about your team.
- 28:18SPEAKER_03: Yeah, transaction coordinator was my very first hire.
- 28:23SPEAKER_03: I mean, I was I think I hired a transaction coordinator probably a year in because I was like, What why would I not pay someone to do this?
- 28:33SPEAKER_03: And I mean, really, um for us from the transaction coordinator I have, like, it's so worth the money because if I could be out generating a half a lead, it's worth me paying her to do the paperwork.
- 28:47SPEAKER_03: Um and as far as editing, like for my short form content, I edit all my own content.
- 28:53SPEAKER_03: Uh, I've gotten very proficient with it to the point where it's it's really easy for me to do quickly, and I don't have a lot of complicated, you know, edits for stuff a little bit more complicated.
- 29:04SPEAKER_03: If I do like a long form YouTube, I hire out editing for that.
- 29:08SPEAKER_03: Uh, because it's just absolutely not worth my time.
- 29:12SPEAKER_02: Right.
- 29:12SPEAKER_03: As you probably know, you're like, I'm not gonna spend seven hours editing a YouTube video.
- 29:17SPEAKER_03: Um, and then my husband actually helps me with a lot of content.
- 29:21SPEAKER_03: My husband like is my video guy, he films.
- 29:24SPEAKER_00: I was gonna ask who's holding the camera.
- 29:25SPEAKER_03: Yep.
- 29:26SPEAKER_03: My husband is the one who holds the camera.
- 29:29SPEAKER_03: Uh, if he's not here, I have done a lot of video like on tripod.
- 29:33SPEAKER_03: Like, I just have my tripod.
- 29:35SPEAKER_03: Um, but for the most part, he'll film.
- 29:38SPEAKER_03: And so again, I have to be intentional with my time with him because if he's here and I need something where I'm moving around or changing angles, it's like, okay, we gotta sit down and do three, four hours of content because you're here and I need you right now.
- 29:52SPEAKER_03: Um, so I have to be intentional with my time when I have that when I have him available.
- 29:58SPEAKER_00: That's smart.
- 29:59SPEAKER_00: So the this character or the series that I see a lot from you lately is the dad that's just dumbfounded that an iPhone costs as much as it does, or you spent how much on a plane ticket?
- 30:10SPEAKER_00: You know, just the dad that's still stuck, you know, 30 years ago with with everything.
- 30:15SPEAKER_00: I assumed that was your husband's voice in the background, right?
- 30:18SPEAKER_03: Yeah.
- 30:19SPEAKER_03: Yeah, my husband plays kiddo.
- 30:22SPEAKER_00: Yes, yes, I love it.
- 30:25SPEAKER_00: What do you say to the people?
- 30:26SPEAKER_00: I'm gonna come back to the husband thing with their your Netflix show, which I thought was cool because I I was watching your stuff prior to discovering that.
- 30:35SPEAKER_00: But what do you say to those agents that are like, Hannah, that video is not even about real estate?
- 30:39SPEAKER_00: Like, why would I do a video about how much an iPhone costs?
- 30:42SPEAKER_00: That's not gonna get me business.
- 30:43SPEAKER_00: What do you say to them?
- 30:45SPEAKER_03: It doesn't matter because it's relatable, right?
- 30:49SPEAKER_03: So a lot like you could put out real estate content every single day, and at some point people are gonna be like, I don't fucking care anymore.
- 30:58SPEAKER_03: Sorry.
- 30:58SPEAKER_03: Yes, but I you know, and even for me, like as an as a fellow agent, like if I scroll, I mean, I'm scrolling past most not all, but most of the realtors I follow.
- 31:09SPEAKER_03: I'm like, I'm scrolling past because like I I don't care.
- 31:12SPEAKER_03: And especially if you're going, hi, it's me with this and this real estate.
- 31:16SPEAKER_03: I'd like no, no, I I'm done.
- 31:19SPEAKER_00: Um the intro.
- 31:20SPEAKER_03: Uh yeah, like you gotta skip it, you gotta hook me.
- 31:23SPEAKER_03: But the thing is, like, I with especially with the dad videos, I have created uh, you know, this avatar, right, of a millennial client who is feeling the struggle of how expensive everything is and inflation and struggling with with you know home buying, saving money.
- 31:47SPEAKER_03: That's something that a lot of people in that age group can relate to, right?
- 31:52SPEAKER_03: So I think the the thing is now those people understand and see that I'm not some out-of-touch real estate agent who's just like, you can buy a house.
- 32:02SPEAKER_03: Uh oh my gosh, yeah, why aren't you saving money?
- 32:04SPEAKER_03: Here's how you save money.
- 32:05SPEAKER_03: Like, they understand that I can see and relate to the struggle that they're having.
- 32:10SPEAKER_03: So wouldn't it make wouldn't it be easier to reach out to me, like, hey, you know, I I what what do I do?
- 32:16SPEAKER_03: Like, I because you know that I'm not gonna be like, what?
- 32:20SPEAKER_03: You can't save for a down payment?
- 32:21SPEAKER_03: What do you mean?
- 32:22SPEAKER_03: Like, they already know that I that I know the struggle, right?
- 32:28SPEAKER_03: Like that I can relate to that, and that I have already vocalized to them, like, hey, look, I see you, right?
- 32:35SPEAKER_03: Now I'm easy to approach.
- 32:37SPEAKER_03: Even if my video has nothing to do with real estate.
- 32:41SPEAKER_00: That's I never thought of that.
- 32:43SPEAKER_00: That's absolutely brilliant.
- 32:44SPEAKER_00: You're right.
- 32:45SPEAKER_00: You're just it has nothing to do with real estate, but it's relatable, directly relatable to the audience that hires you.
- 32:53SPEAKER_00: Like to the demographic that hires you.
- 32:55SPEAKER_00: That's unbelievable.
- 32:56SPEAKER_00: That's really was that intentional in the beginning, or did you just kind of happen into it?
- 33:00SPEAKER_03: You know, as I when I started, dad, not it wasn't as intentional, but once I started doing the videos where dad's kind of like, oh my gosh, I can't believe that the houses cost this much, that your rent cost this much.
- 33:12SPEAKER_03: It sort of became more intentional, intentionally targeting that audience.
- 33:17SPEAKER_03: Uh so yeah, again, like they can, I mean, that at then it's not I'm not scary.
- 33:24SPEAKER_03: I'm not some like I'm not Peggy, you know.
- 33:27SPEAKER_04: Right.
- 33:28SPEAKER_03: They don't they're not gonna see me as being out of touch with with that avatar.
- 33:33SPEAKER_03: And like you said, those are my clients.
- 33:36SPEAKER_03: And I have people reach out to me from TikTok who will say, you know, I'm not ready yet, but when I am ready, you know, and they're there's no they're not scared to to contact me, to reach out to me.
- 33:49SPEAKER_00: Right.
- 33:50SPEAKER_00: Right.
- 33:50SPEAKER_00: Uh what were you doing before social media content?
- 33:53SPEAKER_00: What were you doing for business?
- 33:54SPEAKER_00: And like how long you've been in real estate and you know, when did you transition?
- 33:58SPEAKER_03: Yeah, so I got my license.
- 34:00SPEAKER_03: I've been licensed since 2019.
- 34:03SPEAKER_03: So I uh started when I first started, so I guess I'll I'll back it up to what I was doing before I was a real estate agent.
- 34:11SPEAKER_03: Before I got into real estate, I was a 911 dispatcher for six years.
- 34:15SPEAKER_03: Oh wow.
- 34:16SPEAKER_03: I started yeah, I started doing that when I was 18.
- 34:19SPEAKER_03: Uh did that for six years.
- 34:21SPEAKER_03: Yeah.
- 34:22SPEAKER_00: That's gnarly for an 18-year-old.
- 34:24SPEAKER_00: Holy shit.
- 34:24SPEAKER_03: Yeah, it was for sure.
- 34:26SPEAKER_03: Uh a lot of stories though.
- 34:28SPEAKER_00: I bet.
- 34:29SPEAKER_03: Yeah.
- 34:29SPEAKER_03: So I started doing that when I was 18.
- 34:31SPEAKER_03: I did that for six years.
- 34:33SPEAKER_03: I um had I got married, had my son, and I was like, I cannot do this anymore.
- 34:40SPEAKER_03: I can't work these.
- 34:41SPEAKER_03: I mean, we were always short staffed, like we're working 48 hours a week plus, you know, 12 hour days.
- 34:48SPEAKER_03: And I was like, I can't do this anymore.
- 34:50SPEAKER_03: I have to do something else.
- 34:51SPEAKER_03: So I kind of uh had I had a family member who was like, maybe you should consider getting into real estate.
- 34:57SPEAKER_03: He's he's a more of an investor.
- 34:59SPEAKER_03: And I was like, I wasn't fully sold on it.
- 35:03SPEAKER_03: And I thought, well, you know what, I'll I'll I'll give it a shot.
- 35:06SPEAKER_03: And at first, my first year, I actually like went part-time at my dispatch job, did real estate part-time, and I was on a team.
- 35:15SPEAKER_03: Um, so my first like a little year or so business kind of came from the team, and then I was like, I gotta, I I wanted to get out of my other job completely.
- 35:28SPEAKER_03: And I did that in March of 2020.
- 35:31SPEAKER_03: So the worst time possible, right?
- 35:35SPEAKER_00: Yeah, or the best, because it depends.
- 35:37SPEAKER_03: Or best, yeah, depending on how you look at it, right?
- 35:39SPEAKER_03: I mean, I went just like right as COVID hit, I left my job.
- 35:43SPEAKER_03: And I was like, well, I gotta do something.
- 35:47SPEAKER_03: So I got on TikTok, and that's when I started on TikTok, was in March of 2020, and started doing TikToks, Instagram, all my social media content.
- 35:58SPEAKER_03: Um, I was still on a team, so you know, my business was coming from some of my business was coming from my team, and then uh the rest of my business was coming from social media.
- 36:08SPEAKER_00: How long did it take you after you started doing the content to start getting business from it?
- 36:13SPEAKER_03: Oh man, I'm like now I gotta think back.
- 36:18SPEAKER_00: I mean it was quick?
- 36:20SPEAKER_03: No, I I it wasn't like immediate, you know.
- 36:23SPEAKER_03: I think it took probably before I started getting clients from social media, probably took me, you know, six months to a year of like being consistent on the content creation side.
- 36:36SPEAKER_03: Yeah.
- 36:37SPEAKER_03: Uh which again, like I think that's pretty like if you're just starting and you're not having any consistency, I would say for the like people should expect that.
- 36:46SPEAKER_03: You're not gonna post one video and get a client for the most part.
- 36:49SPEAKER_03: Sometimes people do, but there's no magic video.
- 36:52SPEAKER_03: No, no, it's not like you're gonna have to make a ton.
- 36:55SPEAKER_03: I mean, I've got you know, I don't even know how many videos at this point on my uh on my channels, but yeah, it took a little while.
- 37:04SPEAKER_03: And again, like I said, I think uh those first couple were probably somewhat sphere also, but they were, you know, following me on social media, um, and otherwise would have no idea what I was doing.
- 37:17SPEAKER_03: Or again, like you said, if I had then dropped off, they wouldn't have kept me in their mind.
- 37:23SPEAKER_00: Yeah, yeah.
- 37:24SPEAKER_00: Which platform is your favorite now?
- 37:26SPEAKER_03: I mean, TikTok is my favorite.
- 37:28SPEAKER_03: I think TikTok is overall my favorite platform.
- 37:32SPEAKER_03: Uh, I feel I can get a better reach on TikTok.
- 37:37SPEAKER_03: And I just enjoy I just enjoy the platform better than the others, and I spend more time on it.
- 37:45SPEAKER_03: Uh, which is something that I always would that I tell people too when they're taught asking me about content creation.
- 37:50SPEAKER_03: I'm like, if you're not a consumer of content, you're not gonna be a good creator of content.
- 37:56SPEAKER_00: No shot.
- 37:58SPEAKER_03: No.
- 37:58SPEAKER_03: So it's like walking into a room and being like telling a joke and everybody's like, read the room, like this is a funeral, you know, and you're like, oh shit, I didn't know this is not like this isn't a venue that I'm used to.
- 38:10SPEAKER_03: Like, you can't just go in and just be like, oh, I've got the you know, greatest thing ever.
- 38:15SPEAKER_03: You don't know where you are.
- 38:17SPEAKER_00: Yeah, you can't move to a country, expect to be fluent without practicing the language.
- 38:23SPEAKER_04: Yep, yeah, for sure.
- 38:24SPEAKER_00: You gotta learn the language, yeah.
- 38:25SPEAKER_00: It's yeah, and each platform has its own language.
- 38:28SPEAKER_00: TikTok's very different from Instagram and totally.
- 38:31SPEAKER_00: Yeah.
- 38:31SPEAKER_03: Yeah.
- 38:32SPEAKER_00: So TikTok's number one.
- 38:34SPEAKER_03: Yeah.
- 38:34SPEAKER_03: I love TikTok.
- 38:35SPEAKER_03: I just I do.
- 38:36SPEAKER_03: I know.
- 38:36SPEAKER_03: And and I mean I get I get clients from I get leads from Instagram too.
- 38:40SPEAKER_03: So like I'm not dogging Instagram, but it TikTok's my favorite.
- 38:46SPEAKER_00: Has it been well, obviously.
- 38:48SPEAKER_00: Like I assume TikTok for you has been much easier to grow an audience than Instagram.
- 38:52SPEAKER_00: Instagram's tough.
- 38:54SPEAKER_03: Instagram is really hard.
- 38:56SPEAKER_03: I feel like my content just doesn't land as well on Instagram.
- 39:02SPEAKER_03: It's just not again, like you said, it's a different country.
- 39:04SPEAKER_03: Like I'm not I'm not hitting the audience on Instagram that I'm hitting on TikTok.
- 39:10SPEAKER_03: And I also think that TikTok really has the for you page and their algorithm nailed down to like TikTok is going to find your audience.
- 39:21SPEAKER_03: I don't know as much about Instagram to know, and I don't feel from my experience that Instagram's as good at doing that.
- 39:29SPEAKER_03: Like TikTok, I mean I've I posted a video the other day of this.
- 39:33SPEAKER_03: I have a mom character.
- 39:35SPEAKER_03: Um and I did like your mom on your birthday, and I had like hundreds of comments on that video.
- 39:42SPEAKER_03: Oh my gosh, it's so crazy this came up on my page on my birthday.
- 39:46SPEAKER_00: Okay.
- 39:47SPEAKER_03: You know, it's like TikTok knows they're gonna find you.
- 39:50SPEAKER_00: Like, yeah, it's a very different algorithm, that's for damn sure.
- 39:53SPEAKER_03: Oh, for sure, yeah.
- 39:54SPEAKER_03: And so I I feel like now that I know I can play that, you know, you I can play it better too, because I I kind of know how it works, I know what's gonna hit, I know what's not probably gonna hit, and I don't feel as fluent on Instagram that way.
- 40:11SPEAKER_00: So you've been on you and your husband were on a Netflix show.
- 40:14SPEAKER_00: You were you're part of a Netflix show, which was awesome.
- 40:18SPEAKER_00: Uh my wife and I just discovered it one night and I'm like, that's that's that's Hannah from from TikTok.
- 40:24SPEAKER_00: What the fuck?
- 40:25SPEAKER_00: It was it was so funny.
- 40:26SPEAKER_00: Um I'll I'll let you talk about I'll let you describe the show yourself.
- 40:30SPEAKER_00: But did you get that that part?
- 40:35SPEAKER_00: Uh did you did you get placed on the show partly because of your social media videos?
- 40:40SPEAKER_03: You know, I actually got uh casted for that show pretty pretty early on in like in my social media journey.
- 40:49SPEAKER_03: So I I think that they found like might have found me just as being somebody in the Denver area from social media, but I don't think that it had anything to do with necessarily like my personality at the time.
- 41:02SPEAKER_03: Um because they we started the casting process for that show in in like the early 2020, actually.
- 41:09SPEAKER_03: I think it was like about April.
- 41:11SPEAKER_03: Um so I was still really fresh to that, but I do think that some of the I mean, we had to go through a lot of casting.
- 41:20SPEAKER_03: I mean, my husband's funny, so I'm gonna give him most of the credit for why we got picked for the show anyway, because he's freaking hilarious.
- 41:25SPEAKER_03: He was definitely the main character.
- 41:27SPEAKER_03: But I do think that the the personality, you know, the entertainer kind of personality did play a role in us actually getting casted, like actually getting a part on the show for sure.
- 41:39SPEAKER_03: Um, but yeah, it was um like for anybody who doesn't know, it was a home renovation show for adult rooms, and uh you can find it on Netflix.
- 41:50SPEAKER_00: That's a nice rated G description, Hannah.
- 41:54SPEAKER_00: That's fantastic.
- 41:55SPEAKER_03: Yeah, I'm I'm I'm you good at that by now.
- 41:58SPEAKER_00: Right, I I bet.
- 42:00SPEAKER_00: Uh yeah, I watched every my wife and I watched every episode of that series.
- 42:04SPEAKER_03: Um Yeah.
- 42:06SPEAKER_03: We were we were pretty tame.
- 42:09SPEAKER_03: I was like all worried and then because we didn't know what any of the other episodes were gonna be like, and then as we watched the whole series, I was like, okay, so we're pretty mild, like we were pretty vanilla, I feel like.
- 42:20SPEAKER_00: Oh, totally.
- 42:21SPEAKER_00: Yeah, yeah.
- 42:22SPEAKER_00: I I like your description.
- 42:23SPEAKER_00: A home renovation show for adult themed rooms.
- 42:26SPEAKER_00: That's uh yeah.
- 42:27SPEAKER_04: Yes.
- 42:28SPEAKER_00: Uh love it.
- 42:30SPEAKER_00: Did that show help you like what's happened since?
- 42:34SPEAKER_00: Has that helped boost your social media?
- 42:36SPEAKER_00: Has it did you get business from it?
- 42:37SPEAKER_00: Like, are you recognized for that now?
- 42:40SPEAKER_03: Like Yeah, I do I do get a little bit of that.
- 42:43SPEAKER_03: Um, I did ha get a little bit of a uh boost in my following on TikTok from the show because I did a video.
- 42:52SPEAKER_03: I did a couple videos like about the show, kind of again in my like joking fashion, in just kind of a comedy way.
- 43:00SPEAKER_03: And uh it did bring me a little bit of following.
- 43:03SPEAKER_03: But at that point, I think, you know, I had maybe like 10,000 followers, and I think it might have pushed me to like I might have gotten and it was at the same time I was doing Peggy, so I think like that and Peggy maybe pushed me to like 20 in that kind of range.
- 43:20SPEAKER_03: Yeah.
- 43:20SPEAKER_03: So it was a good increase, but I wouldn't say it necessarily like skyrocketed my uh channel, but my characters and like consistency in doing my characters recently is where I've seen the most growth uh with my channel.
- 43:34SPEAKER_03: I mean, I've like almost doubled my following in I think the last three months or so.
- 43:42SPEAKER_00: Well, that's awesome.
- 43:43SPEAKER_03: Yeah.
- 43:44SPEAKER_00: That's really cool.
- 43:45SPEAKER_00: Yeah, because you're you're at like what a hundred and twenty thousand on TikTok, something like that.
- 43:56SPEAKER_03: I think once you get a little bit larger of a uh your growth.
- 44:00SPEAKER_03: Is way more exponential.
- 44:01SPEAKER_03: So that's something, you know, for people to consider when they're growing a channel.
- 44:06SPEAKER_03: It's like once you get kind of going, you know, you're gonna see it continue to grow.
- 44:11SPEAKER_03: As long as you're consistent.
- 44:13SPEAKER_03: If you if I were to stop, you know, my channel could st sit at what it is for forever, you know.
- 44:19SPEAKER_00: No one wants to hear that consistency shit, Hannah.
- 44:22SPEAKER_00: That's uh they want to hear about the magic video, the magic Facebook ad.
- 44:26SPEAKER_03: Yeah, I'm like, sorry.
- 44:27SPEAKER_03: You're everybody's like, we don't want to listen to this podcast because all she said is post a video every freaking day.
- 44:33SPEAKER_03: I don't want to hear that.
- 44:34SPEAKER_00: Yeah, it it's true.
- 44:36SPEAKER_00: Like, agents don't want to hear that.
- 44:37SPEAKER_00: I don't like that.
- 44:38SPEAKER_00: I wish there was some magical post I could do, uh, but there's not.
- 44:43SPEAKER_03: There's just not.
- 44:44SPEAKER_03: It's just like it's like, you know, going to the gym, right?
- 44:47SPEAKER_03: Like, I mean, nobody wants to go to the gym every single day, but I'm like, you're not gonna lose 20 pounds if you go to the gym one day.
- 44:53SPEAKER_03: But if you go to the gym every day for three months, you probably will.
- 44:58SPEAKER_03: Like it nobody wants to hear it.
- 45:00SPEAKER_03: But that's the truth, yeah.
- 45:02SPEAKER_00: So of all these videos you've done, and how many do you think you've done?
- 45:06SPEAKER_00: Have you done over a thousand?
- 45:07SPEAKER_03: Gosh, I'd have to I could actually look.
- 45:09SPEAKER_03: I'm like, I think on TikTok I've got like nine hundred something videos.
- 45:16SPEAKER_00: Amazing.
- 45:17SPEAKER_03: Yeah, and then you know, I pretty much yeah, I think I'm probably around nine hundred to a thousand videos over, you know, however many years.
- 45:27SPEAKER_00: Three years.
- 45:28SPEAKER_00: On TikTok, do you post once a day?
- 45:30SPEAKER_00: Is it been multiple times a day?
- 45:32SPEAKER_03: I post once a day on TikTok right now, um, because I'm actively like I'm intentionally trying to grow my audience.
- 45:40SPEAKER_00: Yeah.
- 45:40SPEAKER_00: So and you think once a day on TikTok's enough?
- 45:44SPEAKER_03: Uh, you know, I think that it depends on what you're doing.
- 45:49SPEAKER_03: Like for me, I I post once a day on TikTok because I just there's no way I can come up with enough like with the character skits and everything.
- 45:56SPEAKER_03: I mean, I just don't think I could come up with 14 videos of content a week for that type of content.
- 46:05SPEAKER_03: Um I think once a day on TikTok has been enough for for me to to grow my, you know, to grow my audience.
- 46:12SPEAKER_03: I think the more you post, you know, the better, really.
- 46:16SPEAKER_03: Like, I mean, if you could post two videos a day, I think that would be great if you're trying to grow your audience and you're trying to reach, you know, get that reach.
- 46:25SPEAKER_03: Um, but I think that if you can't do that, don't like one is good, you know, or even three a week is good.
- 46:33SPEAKER_03: Like it's better than either doing nothing or not having any consistency at all.
- 46:36SPEAKER_03: So I think that, you know, if you're looking to start out and you can commit to three to five videos a week, like that's great.
- 46:44SPEAKER_00: Yeah.
- 46:45SPEAKER_00: That's so encouraging because you hear all these gurus like you gotta post three times a day on TikTok or it's fucking worthless.
- 46:51SPEAKER_00: Like, I've I think I literally heard those words like don't even bother unless you're posting three times a day.
- 46:56SPEAKER_00: Well you're you're still a real estate agent, you're still servicing clients, you still have closings and showings and writing offers and all the all the shit.
- 47:04SPEAKER_00: And and so you're right, the videos you do are are much uh more time intensive and yeah, it's just the the creativity, yeah.
- 47:13SPEAKER_03: Yeah, and I think I mean I I feel like it's hard if you're just starting out and your the advice that you're getting, like you said, is oh, don't even bother if you're gonna post if you're not gonna post three videos a day.
- 47:25SPEAKER_03: That's so discouraging and it's so overwhelming for somebody.
- 47:29SPEAKER_03: And it's like it would be the same thing as like somebody who wants to start working out, right?
- 47:33SPEAKER_03: And being like, if you're not gonna go to the gym three times a day, don't even fucking bother.
- 47:36SPEAKER_03: Like right, okay, well, what if I could go to the gym three times a week?
- 47:39SPEAKER_03: That's a great start.
- 47:40SPEAKER_03: Why don't we start there?
- 47:42SPEAKER_03: You know, yes, post three videos a week.
- 47:44SPEAKER_03: Maybe in a month from now, you can post five videos a week because you're gonna feel more comfortable and you're going to have more content, and the content's gonna find you in your comments and all these other ways that you know you're gonna be now in that frame of mind.
- 47:58SPEAKER_03: Like, we don't need to be telling people just just absolutely fuck off if you're not gonna post three videos a day.
- 48:05SPEAKER_03: Like, no.
- 48:06SPEAKER_00: Yeah, it's insane.
- 48:07SPEAKER_00: Yeah, it's three videos a week for a year, you will kick you will absolutely beat the shit out of someone that posts three videos a day for a month.
- 48:16SPEAKER_00: Yeah, it there's just magic in that consistency.
- 48:19SPEAKER_00: It absolutely no one likes to hear it, but like that is the that's the ingredient.
- 48:24SPEAKER_03: Yeah, exactly.
- 48:26SPEAKER_03: And and if you're if the alternative is you're not gonna do it at all, then do three videos a week.
- 48:31SPEAKER_00: Yes.
- 48:32SPEAKER_00: Yes.
- 48:34SPEAKER_00: Pretty simple.
- 48:34SPEAKER_03: Yeah.
- 48:35SPEAKER_00: Um I think I wanted to talk about so much today because uh when I think of you, I'm like, okay, you're your dad, your mom, your peggy, um, you've got the the sex room show on Netflix.
- 48:48SPEAKER_00: Like you just done so much cool shit.
- 48:50SPEAKER_00: Uh are you have you naturally been like are you an outgoing person?
- 48:55SPEAKER_00: Are you normally like a social butterfly?
- 48:57SPEAKER_00: Like, is this have you kind of had this personality your whole life?
- 49:01SPEAKER_03: Yeah, I would say for the most part, like I've always been I've always been the outgoing, I've always been the kind of the funny one, you know, um pretty much my whole life.
- 49:11SPEAKER_03: Uh and I feel like now, if anything, I'm kind of becoming like less so that way because I spend a lot of time like playing these characters and kind of I feel like draining that that social battery, and then I'm kind of like, okay, I don't want like I want to stay in my house.
- 49:30SPEAKER_00: Yes.
- 49:30SPEAKER_03: But uh yeah, I've always kind of had that outgoingness.
- 49:35SPEAKER_00: That what's cool is you do you.
- 49:37SPEAKER_00: So what what kind of advice would you have for an agent that's listening and they see what you do and and they're kind of intimidated by it?
- 49:46SPEAKER_00: They're like, I don't know if I can do all that.
- 49:48SPEAKER_00: What what would you tell an agent that's really not doing a whole lot on social?
- 49:51SPEAKER_00: Or if they are, it's just like posting listing flyers and you know bullshit Canva graphics.
- 49:57SPEAKER_00: Like what would yeah, what advice do you have for an agent that's just starting?
- 50:01SPEAKER_03: Yeah.
- 50:01SPEAKER_03: Well, I would say, first of all, comparison is the thief of joy.
- 50:05SPEAKER_03: So don't get on social media and go, oh, well, I can't do what they're doing.
- 50:09SPEAKER_03: You don't have to do what they're doing.
- 50:10SPEAKER_03: You don't have to do what this person's doing.
- 50:12SPEAKER_03: You don't have to do what this person is doing.
- 50:14SPEAKER_03: Do what you want to do because I think, again, finding that that person that you want to serve as your client, finding that avatar, right, will help you realize who you need to be making videos for.
- 50:27SPEAKER_03: If you're making videos for yourself, that's not gonna work.
- 50:31SPEAKER_03: If you're making videos for everybody, that's not gonna work.
- 50:34SPEAKER_03: But think about who do you want your client to be, right?
- 50:38SPEAKER_03: Like, is it is it the millennial who's intimidated by home buying and is worried about saving money and you know, or is it a the first-time seller, the move up client?
- 50:48SPEAKER_03: Like, what is the person that you want to serve?
- 50:51SPEAKER_03: What do they look like to you?
- 50:53SPEAKER_03: And then kind of think about how you can tailor your videos to that person, but be yourself.
- 50:58SPEAKER_03: Like, I I can you can tell, right?
- 51:01SPEAKER_03: When you you scroll on a video, you have someone pop up, and you can just hear the fake, the forcedness in the voice and how they're coming in and showing up.
- 51:10SPEAKER_03: It's like, don't do that, just be yourself, just be you, don't you don't have to put on a you know, an act.
- 51:18SPEAKER_03: Just be yourself.
- 51:19SPEAKER_03: Don't worry about whether or not people are gonna, you know, think that you sound weird or you look weird.
- 51:26SPEAKER_03: I think that that's a lot of the thing that holds people back.
- 51:30SPEAKER_03: Oh, people are gonna think I wait, I have to do my makeup this way, or I have to do this, I have to do that.
- 51:35SPEAKER_03: The only person that's noticing that is you.
- 51:37SPEAKER_03: Nobody else is noticing that.
- 51:39SPEAKER_00: Well said.
- 51:40SPEAKER_00: Well said.
- 51:41SPEAKER_00: What do you say to the people that think they need to do skits, they need to be funny, because that's what works?
- 51:48SPEAKER_03: I say don't.
- 51:51SPEAKER_03: Because again, if you if you aren't, and that's especi that's especially like niche, right?
- 51:56SPEAKER_03: If you don't have that and you try it, it's not gonna go well.
- 52:00SPEAKER_04: Yeah.
- 52:01SPEAKER_03: If you do and it's something that comes naturally to you, then that's odd, like that's great, do it, right?
- 52:07SPEAKER_03: You'll know like you'll know if you watch my video and be like, oh my god, I could never do that because like that's not, then it's probably not for you.
- 52:15SPEAKER_03: But if you're like, oh yeah, that's hilarious, like I could totally do a skit, do it, you know, then that is for you.
- 52:22SPEAKER_03: Um you don't have to be funny.
- 52:24SPEAKER_03: I follow plenty of creators that are deliver great value and aren't funny at all.
- 52:30SPEAKER_03: You know, it's like that's totally fine.
- 52:34SPEAKER_00: Yeah, I I think I'm a fairly funny guy with a decent sense of humor, but I have no desire to do skits.
- 52:41SPEAKER_00: Like, I just it's not me.
- 52:43SPEAKER_00: I I feel weird and awkward, so I don't do it.
- 52:45SPEAKER_00: I do sarcasm, I do memes and shit like that.
- 52:49SPEAKER_00: But yeah, like that's just my personality, but skits and it it's not so but I also know how much energy that takes to put together skits like that, especially over and over and over every fucking day.
- 53:03SPEAKER_00: So I I absolutely respect what you've done, how long you've been doing it for.
- 53:07SPEAKER_00: Does not surprise me that you get a bunch of business that you get all your business one way or another from from social.
- 53:14SPEAKER_00: Doesn't surprise me.
- 53:15SPEAKER_00: What's next for you?
- 53:18SPEAKER_03: Oh man, what is next for me?
- 53:20SPEAKER_03: I'm like, I don't know.
- 53:21SPEAKER_03: I mean, I'm just still trying to grow my channel.
- 53:24SPEAKER_03: I uh my background, so I was a dispatcher.
- 53:28SPEAKER_03: When I was dispatching, I was going to college.
- 53:30SPEAKER_03: I have a uh bachelor's degree in organizational leadership.
- 53:34SPEAKER_03: I actually have a master's degree in industrial and organizational psychology.
- 53:39SPEAKER_03: So my passion really lies in uh training people and that like organizational cohesiveness uh and just overall, you know, motivation in the workplace.
- 53:52SPEAKER_03: So eventually my big picture is that someday I would love to be helping other people, you know, to figure out how to grow their business, to grow their socials.
- 54:02SPEAKER_03: Um at some point, that's what I would like to be doing down the road.
- 54:06SPEAKER_03: But uh we'll we'll see, you know.
- 54:09SPEAKER_03: I always like don't want to be the person that the that the broke agent makes the the memes about, like gets gets one, like gets social media followers and then becomes a coach.
- 54:18SPEAKER_03: Like I don't want to do that.
- 54:19SPEAKER_00: But Yep.
- 54:20SPEAKER_00: Yep, your course, your course will be out next week.
- 54:23SPEAKER_03: Yes, no, and it's and that's another thing.
- 54:25SPEAKER_03: Like I I don't like that's not my vibe either, you know.
- 54:28SPEAKER_03: So I yeah.
- 54:29SPEAKER_03: Eventually someday I'll find a way to make it all come together.
- 54:33SPEAKER_03: That's my goal for the future.
- 54:35SPEAKER_00: What's super cool is and look, I I have a coaching program, like I take courses, I think courses are amazing.
- 54:43SPEAKER_00: If you did one, it would be fucking incredible just because of what you've done.
- 54:48SPEAKER_00: But people can learn from you without needing to they don't need a course, like you've done one.
- 54:53SPEAKER_00: You've you've been doing a master class since March of 2020.
- 54:57SPEAKER_00: And they just have to like intentionally dissect what you're doing, even if uh even if skits and humor is not their deal, like they could still pick up uh you know the the themes.
- 55:09SPEAKER_00: I thought it was brilliant, Hannah, how you mentioned that when you do the dad and kiddo skits, that uh you are just basically speaking the language and like you're hearing your ideal audience.
- 55:21SPEAKER_00: You're hearing the concerns and the you know the you know the frustrations and the hardships that your clients are dealing with with inflation and the cost uh you know affordability or lack thereof of housing and and you're just doing that in a clever way.
- 55:38SPEAKER_00: So those themes everyone can learn from, even if they're doing a completely different style of video.
- 55:44SPEAKER_03: Yeah, absolutely.
- 55:45SPEAKER_03: And even just like the the hooking in audience, like that's such a huge thing, I think, that people don't get, you know, and it's so evident if you are looking for it in my videos, it's so evident that I'm hooking at the beginning of every video, whether it's dad right there in your face or mom throws the door open, or however I'm hooking, like and so just the format of a video and and how you can you know get it to perform well, like that's like anytime people reach out to me to ask me for help with their content, I am all about that.
- 56:18SPEAKER_03: So that's another thing that like if people ever message me, what do you think about this?
- 56:24SPEAKER_03: How what should I do?
- 56:25SPEAKER_03: Like, I eat that up.
- 56:27SPEAKER_03: That's my I love helping other people figure out how to to improve their content.
- 56:32SPEAKER_00: That's super cool.
- 56:33SPEAKER_00: And so usually we do this at the end, but we'll do it multiple times.
- 56:37SPEAKER_00: Where can people find you?
- 56:38SPEAKER_00: If they're not already following you, what's the best place?
- 56:40SPEAKER_00: What's your handle?
- 56:42SPEAKER_03: Yeah, so people can find me on TikTok as uh at Hannah.grayboat, which is my maiden name, G-R-A-B-A-U.
- 56:52SPEAKER_03: And then on Instagram, you can find me at Hanna underscore your underscore realtor.
- 56:59SPEAKER_03: So those are my handles.
- 57:01SPEAKER_03: Um yeah, we'll link to those.
- 57:05SPEAKER_03: Yeah.
- 57:05SPEAKER_00: Yeah, we'll make sure that we put links.
- 57:09SPEAKER_02: Okay, perfect.
- 57:10SPEAKER_02: Yeah.
- 57:10SPEAKER_00: Yeah.
- 57:12SPEAKER_00: Uh Hannah, what we like to do with guests is uh to wrap it up, some rapid fire questions.
- 57:17SPEAKER_00: These are either or, like you pick one or the other, and then um, I mean, we already did it, but we'll do it again.
- 57:24SPEAKER_00: We'll let everyone know where they can find you.
- 57:26SPEAKER_00: And again, guys, the links to follow Hannah are in the show notes if you're listening to the podcast.
- 57:30SPEAKER_00: If you're watching on YouTube, it's in the description.
- 57:33SPEAKER_00: If you found value, if you learned something new from this, or you just want to you just want others to know about Hannah and her hilarious content, make sure you share this with another agent, with your broker, your team leader, other agents in a Facebook group, whatever it is, and help to get the word out.
- 57:50SPEAKER_00: So are you ready for the rapid fires?
