- 1:03Hey listeners, what's up?
- 1:04It's time for another episode of Mortgage Marketing Radio.
- 1:22Hey listeners, welcome, welcome, welcome to this episode of Mortgage Marketing Radio
- 1:26podcast.
- 1:27So thrilled you have tuned in, we're going to get right into it.
- 1:31Okay, so a couple of bits of housekeeping first and foremost.
- 1:35If you've not yet joined our Facebook group, please do so today.
- 1:39This week when you're hearing this, go to Facebook, type in Mortgage Marketing Radio, jump
- 1:42on in there and you'll get access to more of what's going on with going live on Facebook,
- 1:48ask me anything and various other cool stuff come in your way to help you navigate this
- 1:55road of becoming a modern Mortgage Professional Hybrid Mortgage Professional.
- 2:02As you know, I've been talking a lot about that lately.
- 2:05Second thing is ask Jeff anything, ask GEOFF, ask Jeff anything is where you can go to leave
- 2:14me your question and I will try my best to take your question and answer it on the air.
- 2:19And then everybody's question who submitted whether you go whether you get answered on the
- 2:24air or not, you're all going to be added to a monthly contest for a swag box of cool stuff.
- 2:28From me, you know, T-shirt stickers, all kinds of cool little giveaways and time with me
- 2:34on the phone as well to help you with your biggest pressing problem and challenge.
- 2:39So with that in mind, and this week's question comes from Kevin Kylie, Kevin, what's up, shout
- 2:49out to you man, thanks for leaving me a question over at ask Jeff anything.
- 2:52So Kevin asked me other than real estate agents, what one or two other sources of business,
- 2:59particularly for a newer Mortgage Regenerator, what other two sources of business, what
- 3:04I consider pursuing for building my business.
- 3:09And so great question, Kevin, because listen, I don't believe that you should only have one
- 3:14source of business, right?
- 3:15There's an old saying and marketing that the worst number in businesses is one.
- 3:20And in the case of us talking about sources of business leads and referrals, right?
- 3:24If that one source of business becomes disrupted, goes out of business, becomes less effective,
- 3:29right?
- 3:30Then obviously you are disrupted equally by that.
- 3:33Yeah, with that said, you know, I know it's been traditional for a long time for us in
- 3:36the Mortgage space to look at real estate agents as a primary pillar of source of business.
- 3:42And I was just talking about this earlier with somebody else on a call.
- 3:46And I do still believe that real estate agents for me personally and for many others should
- 3:53be a one of the key pillars you have.
- 3:55Now I know there's some people out there that are anti real estate agent and that's fine,
- 3:59that's your choice to make.
- 4:01There's obviously other ways to build your mortgage business, but you're here listening
- 4:05to me because I'm an advocate for building productive, profitable real estate relationships.
- 4:12And I should probably say that again, productive and profitable real estate relationships.
- 4:18Because there's a lot of noise that I hear from you all out there about like, you know,
- 4:22how unlawful real estate agents are, how, right, would have filled in the blank.
- 4:27Agents are blank.
- 4:30And let me just propose to you that if an agent is unlawful, why?
- 4:36My answer to that is give them a reason to be loyal.
- 4:39Like so much of what's happening out there in the space is the same as lame, right?
- 4:45Mortgage approach sales pitch.
- 4:48It's clone marketing out there for loan officers and approaching real estate agents.
- 4:53So that said, that's my little rant there about why agents are still viable.
- 4:57By the way, did you know that last year, approximately 5 million total sales happened, right?
- 5:03Homes sold.
- 5:04Agents 89% of the time people still use a real estate agent.
- 5:08And I talk about this, of course, in my book Disruptor Die as well as even with the disruption
- 5:13of technology, agents are still going to be a central part of the transaction because
- 5:17we're not hailing an Uber, we're not ordering a pizza, we're buying a house and getting
- 5:23into the largest debt of our life.
- 5:24And there's some certain guidance and direction for people who only do that once or twice
- 5:30or three times in their life, they need a guide.
- 5:34And the same with you as a mortgage professional, they need you a guide.
- 5:38So while there may be disruption and tech, fintech around process, right, verification
- 5:43of funds, underwriting appraisal, notary and things like that, don't forget the most
- 5:49human company wins.
- 5:52It's still high tech plus high touch.
- 5:56Don't overlook that.
- 5:58So back to the question from Kevin.
- 6:02So that's a great question.
- 6:03I've often thought, like, if I was going to become an active originator again, what other
- 6:07sources of business would I pursue?
- 6:11And I have to say one that I always come back to is the divorce niche.
- 6:15The divorce niche, right, because I am always thinking about how do I stand out differently
- 6:22and not be commoditized.
- 6:26And you know, who makes more when you think about in the medical profession, who makes more,
- 6:32who makes more in sports training, who makes more in talk about attorneys, for example,
- 6:38who makes more generalists or specialists, specialists make more, right?
- 6:43So if you are a specialist in, right, divorce mortgage financing, right?
- 6:49Divorce real estate, well, first of all, the people that are in that situation have unique
- 6:57and different needs.
- 6:59They also see themselves differently than other people in a lot of cases and feel that
- 7:05they have different needs and requirements.
- 7:08And for those of you listening, if you've ever gone through a divorce, right, think about
- 7:11you.
- 7:12If somebody was, somebody had the mortgage divorce specialist, right, that went, and everything
- 7:15that went with that, that went with that, everything that went with that, wouldn't you
- 7:22feel like that speaks to you?
- 7:24Why do you think VA loans exist, veterans loans?
- 7:27How about first time home buyer, right, low down payment, down payment assistance, right?
- 7:32How about self-employed, non-QM, folks?
- 7:37I know it's cliché to say the riches are in the niches, but it's cliché for a reason
- 7:42because oftentimes clichés are true.
- 7:46So Kevin, to answer your question, one area I would look at would be becoming a, right,
- 7:50quote, certified divorce mortgage specialist.
- 7:53And we've had, divorce this house on a couple of times, Wendy and the gang over there from
- 7:59that company in Nashville, you can look them up at divorcethishouse.com.
- 8:03They put you through a online curriculum, education and training to get you, it's not
- 8:09certified that they use the term, I forget what the term is that they use.
- 8:14But anyway, they're a source of it, there's also divorce lending, you know, other sources
- 8:19out there for that, for you to find and get educated on that, you can google that, lots
- 8:23of different places and organizations for you to become, right, a specialist in that,
- 8:28designated, that's what I was looking for, a designation.
- 8:32In addition to that, like, how do you even approach attorneys?
- 8:35And it's not through the, some of the traditional means, the, you know, like coal calling and
- 8:39letters and all that kind of jazz.
- 8:42And you need a team with you and you need to know what to say and how to approach them.
- 8:46So I would definitely be looking at divorce, Kevin, and I would also be looking at what
- 8:49other, oh, I would probably also specialize in self-employed.
- 8:57Simply because the growth of non-QM is going to be a big thing moving forward.
- 9:03And in the world that we live in now, and that's ever in growing, which is the gig economy,
- 9:10where more and more people don't have traditional nine to five jobs, don't have traditional
- 9:14W2 income.
- 9:16That's where the non-QM loans are going to come in.
- 9:19And you know, a few months back, I did an episode with, um, oh my God.
- 9:27Who is it?
- 9:28Why am I blanking?
- 9:29Angel Oak.
- 9:30Thank you.
- 9:31Thank you very much.
- 9:33Angel Oak, right?
- 9:34And so they're obviously one of the premier non-QM providers in the country.
- 9:37And you can go back and look them up for if you want more education about that.
- 9:41So that'd be two places I look, Kevin.
- 9:42Hope that helps.
- 9:43All right.
- 9:44Let me transition into what we're talking about with today's episode.
- 9:48And it's a bit of a rant today.
- 9:49I'm talking about email, email.
- 9:54That is the last time you took a look at your email, your, and by the way, what I mean
- 9:59by this specifically is your automated out of office email reply.
- 10:10So I've done a little bit of an informal study, if you will, and I've collected together
- 10:16a couple of responses of emails that I've received from mortgage lenders when they're
- 10:24out of the office.
- 10:26Now how do I get these?
- 10:28Well, you know, I obviously have a number of mortgage professionals on my email list.
- 10:32And when I send out updates about the podcast, if they're automated out of office reply is
- 10:39on, well, I get these responses from them.
- 10:43And I want you to remember something or consider something is that you're always branding.
- 10:52You're always branding.
- 10:55What is the impression that you're leaving that you're creating?
- 11:01And maybe it's time for you to do a little bit of an audit.
- 11:04Maybe it's time for you to opt in to your automated out of office email response.
- 11:10Maybe it's time for you to have somebody check it out and ask them, what do they think?
- 11:13Because you tell me, when did you actually put together your automated out of office response?
- 11:21How long ago was that?
- 11:23When's the last time you looked at it?
- 11:27Have you had anybody check it out yourself to give you feedback on that?
- 11:37Let's talk about a couple that I have here.
- 11:40Now, keep in mind, this is from somebody who is a mortgage originator and they're out
- 11:49of office is turned on.
- 11:52So that means whoever is emailing them an agent, a client, a prospect, this is the email
- 12:01response being received.
- 12:02Are you ready?
- 12:05Here we go.
- 12:08Thank you for emailing.
- 12:09I'm out of the office at this time.
- 12:12Okay, so far, not so bad.
- 12:17I will be checking email intermittently and returning messages when I can.
- 12:24Thanks and make it a great day.
- 12:30That's it.
- 12:33Now, if you received that email and you were in the middle of a transaction, right, of
- 12:41a sizable loan and you got that email, what do you feel is missing from that?
- 12:47I mean, first of all, it actually doesn't even have the person's name at the bottom.
- 12:54Literally, it's missing that.
- 12:58And I'll get back to you when I can.
- 13:01Thanks.
- 13:02And oh, by the way, let me just point out in this email, it says thanks and make all
- 13:06caps.
- 13:07It a great all caps day exclamation, exclamation, exclamation.
- 13:17By the way, intermittently is spelled wrong.
- 13:22There's a little thing called spelled check, right, or Grammarly if you haven't heard
- 13:27of that free Chrome extension and help you make you a better writer.
- 13:35So guys, what's the impression this email is creating?
- 13:38Like, let me read another one.
- 13:43Let me, you tell me if you think this one's better.
- 13:51Astrix.
- 13:53Stop.
- 13:54Please read.
- 13:55End of Astrix.
- 13:56I will be out of the office with limited access to email and voicemail until Monday, December
- 14:014th.
- 14:09Not to worry.
- 14:10For immediate attention, please call my team at number, phone number, or email, right?
- 14:16The such and such team is available seven days a week from 8 a.m. to 8 p.m.
- 14:19Thanks.
- 14:20Signed.
- 14:21Lone Officer.
- 14:23Immediately under Lone Officer's signature, address, email, website, link to bio, NMLS
- 14:32information, links to social to follow, connect, and then further down below specific links
- 14:39to website features that says, click the blue links below, apply now online, document
- 14:44upload, commonly required mortgage documents and explanations, oh, by the way, what do
- 14:50you think's there?
- 14:51If I click that link, it goes over to a page on the website that provides further explanation
- 14:58about some of the additional documents that are normally going to be required in the process.
- 15:05Like that?
- 15:06Feel that one's better?
- 15:09I think so.
- 15:13Are you learning anything now about what you could add to your out of office email?
- 15:18What do you think is missing for you?
- 15:22Now, there's some other ones out here that are good.
- 15:25They're basic, right?
- 15:26Hello, and thank you for your email.
- 15:28I'm in appointments.
- 15:29It's actually abbreviated, APPTS, I'm in apps for the remainder of the day.
- 15:34If you need assistance in my absence, please contact such an email address.
- 15:38You can also text me at.
- 15:39I will do my best to respond as soon as possible.
- 15:41Thank you.
- 15:42Name of Lone Officer.
- 15:46And then, of course, disclaimers at the bottom.
- 15:51Let me see if I can find another one here that might be.
- 15:56Aha.
- 15:57Hello.
- 15:58I'm currently out of the office in unavailable typo misspelled.
- 16:05During my absence, please redirect all emails to this person on my team or call my office
- 16:10at.
- 16:11Thank you and have a blessed day.
- 16:14Again, I don't want to come across as being overly critical.
- 16:21I've been guilty of this myself.
- 16:25And I think we're missing an opportunity to create an impression.
- 16:31Here's another one.
- 16:32Thank you for your email.
- 16:33If this is in reference to pre-approval, please contact such and such person at email address
- 16:38or by calling phone number.
- 16:40If this is in reference to anything else, please contact someone else who handles everything
- 16:44else.
- 16:45Email phone number for immediate assistance.
- 16:47Thank you.
- 16:48Hmm.
- 16:49Let me try one more and we'll talk about how to make these better.
- 16:59All right.
- 17:03Hello.
- 17:04Hello.
- 17:05And by the way, this is in the text in this email is red in color and it's in italics.
- 17:12The entire two or three sentences, all italics, all one single line not separated by paragraphs.
- 17:22Hello.
- 17:23Thank you for your email.
- 17:24I'll be out of the office from 11, 12, 21 with limited access to phone and email.
- 17:32Now I respond to your messages as soon as I can upon my return, 11, 15, 21.
- 17:39For urgent matters, please kindly contact this person.
- 17:43Have an awesome day.
- 17:44Thank you.
- 17:45No links.
- 17:49Now this is multiple examples you've heard of me give right now.
- 17:53There was only one example, right, where there was some personality put in there that said,
- 17:58right, the such and such team is available, right?
- 18:01Seven days a week, eight to eight, right?
- 18:04Here's the links, my website.
- 18:06Here's the links to the docs to upload to apply, my social media links, my whatever.
- 18:17Missed opportunity.
- 18:19What impression are you creating?
- 18:22Guys, same as lame.
- 18:27We engagement and interaction is an opportunity to create moments of impact.
- 18:35Now I thought I'd do a little research and find out what are some examples of good out
- 18:39of office emails and I found HubSpot who had some examples of funny out of office emails
- 18:50and I'm not implying that you should just be funny, right?
- 18:53But I am implying that you should have personality.
- 18:56And remember, people would rather be entertained than educated.
- 19:00And to the degree you can be entertaining or meaning have a personality, create a connection,
- 19:10the more trust you're going to build, the more like ability, the more referability, right?
- 19:18So what should you be putting on your out of office message?
- 19:22Now clearly it should have some basics.
- 19:24You've heard the basics.
- 19:26A quick, I'm out of the office, phrase is helpful, the data time range that you'll be out
- 19:31is helpful, who to reach out to in case the sender needs immediate attention.
- 19:39And by the way, how you structure it and how you write it I think is very important.
- 19:43Meaning is it easy to read?
- 19:45Is it a long run on sentence?
- 19:46Is there typos and misspellings?
- 19:49Is it grammatically correct?
- 19:50Is it structured that it's easy to read on a mobile device?
- 19:55Which means creating spacing and perhaps adding some bold, where appropriate.
- 20:05So putting it all together, right?
- 20:08Some of the basics are right.
- 20:09You've already heard, thanks for your email.
- 20:10I'm currently out of the office until here's the date if you need help email my colleague.
- 20:15By the way, the other thing that I didn't really notice in here, even when it said if
- 20:19you have questions, please email this person.
- 20:22It doesn't say who they are.
- 20:26Like this one right here, for urgent matters, please kindly contact so and so.
- 20:31Well, who are they?
- 20:34And what if I can't reach them?
- 20:38Please contact so and so.
- 20:39Well, what I would love to see is, here's who to contact and like based on your need,
- 20:48right?
- 20:49If this is regarding a loan in process, please contact, right?
- 20:53Suzy Smith, here's your phone number.
- 20:55Here's a email.
- 20:56By the way, you can text her at this number, right?
- 20:58For loans in process, right?
- 20:59For new loans or to thought on online application, like you heard in that one example, right?
- 21:03Click here to be taken to my mobile friendly online app, right?
- 21:06If it's urgent, right?
- 21:08So you have this stack of people, right, who are lined up and ready to handle things
- 21:12while you're out of the office.
- 21:16And I'm going down a little bit deep on this right now, and you may not think it's that
- 21:22big of a deal, but let me just tell you, perception is everything.
- 21:28What do people say about you when you're not in the room?
- 21:31What do people say when they get this email, right, of completely vagueness with no structure,
- 21:39all written in red, all italicized that I can barely even read on a mobile phone.
- 21:44And I just like, hey, I'm out of the office with limited access to phone and I'll respond
- 21:48as soon as I can when I get back in five days, right?
- 21:57And I know the tendency is to think this isn't a big deal and I'm here to tell you it is.
- 22:05So maybe you want to rethink your out of office automated response email and put something
- 22:11of personality in there.
- 22:13Here's a couple of examples.
- 22:14Have fun, by the way, with people.
- 22:16Okay, here's some funny out of office messages.
- 22:18I'll email you back once I've defrosted, okay?
- 22:23And in this example right here, there's a picture of the forecast for Mount Hood that
- 22:28shows three to five inches of snow, five to seven feet the next day, 22 degrees, right?
- 22:36And the person's writing got to go, my fingers are frostbitten.
- 22:38If you really need me, either get a shovel and dig me out of here or reach out to my colleague
- 22:43Anna, who's not frozen under snow, under snow with frostbitten fingers at, here's how
- 22:50Anna can help you.
- 22:52Here's Anna's super powers.
- 22:58If your email client allows it, you could just write, you could put in an image and I'll
- 23:02put a link to this in the show notes just so you can see it for fun, but visual content
- 23:06is essential to conveying emotion, right, to conveying a message and so forth.
- 23:17Here's another one.
- 23:18I'll get back to you when I return to civilization.
- 23:22If you're traveling to a remote mountainous area, why not jab some fun at your lack of
- 23:26Wi-Fi in your auto responder plus that makes it less likely that people expected immediate
- 23:30response or continue to email you after the first try.
- 23:32Here's an example.
- 23:34Sorry I missed you, I'm unable to get back to my email right this second.
- 23:37Why?
- 23:38I'm on a backpacking trip, so I'm having a spam, really good water and trail mix.
- 23:42You should see the stars out here.
- 23:44I'll get back to you when I return to civilization or do an area with Wi-Fi or to the office on
- 23:50May 10th, whichever comes first.
- 23:51If you need help right now, email, right, Anna, on my team, if this is your need, email
- 23:57contact this person.
- 23:58If this is your need, email contact this person.
- 24:03If you're, listen, people, right, you're allowed to take vacation.
- 24:07Why not?
- 24:08If you're on vacation, if you provide confidence and certainty that their needs are still going
- 24:14to be met with you out of the office, I think it's okay to say, hey, I'm out backpacking
- 24:19in the Himalayas surviving on trail mix and good spam, right?
- 24:26Here's another example.
- 24:27Hey, I'm on vacation until July 18th, if you need to reach me, here's what you'll need
- 24:30to do.
- 24:31Travel to my homeland of Florida, climb the highest peak of the tallest mountain, find
- 24:35a rare flower, no specifics, of course, to be cheating, put the flower back because
- 24:40the old hiking rule goes, leave everything as you've found it.
- 24:43When you understand that flower, you'll know how to reach me, trust me, you'll know.
- 24:47If your message requires a response faster than that, please email dot dot dot dot.
- 25:00Here's a good one.
- 25:01My favorite right here.
- 25:04This is the response to the automated email, respond to right.
- 25:10It basically says, I know I'm supposed to say I'll have limited access to email, but
- 25:15I'm currently out of the office on vacation.
- 25:19Oh my gosh, that's funny.
- 25:21That said, I promise my wife I'm going to try to disconnect, get away and enjoy our
- 25:25vacation as much as possible, so I'm going to experiment with something new.
- 25:28I'm going to leave the decision in your hands.
- 25:30If your email is truly urgent and you need a response while I'm on vacation, please
- 25:34resend it to interrupt your vacation at blank dot com and I'll try to respond it promptly.
- 25:41If you think someone else at XYZ company might be able to help you feel free to contact
- 25:46my assistant, blah, blah, blah, blah, and she'll point you in the right direction.
- 25:51Otherwise I'll respond when I return to warmer guards.
- 25:59Very interesting.
- 26:00Very interesting.
- 26:01You can take what you want from this.
- 26:02Again, I'm not saying you want to come across as sarcastic, but listen, be honest and transparent
- 26:08and have a little fun with it if you can.
- 26:13Here's another one.
- 26:14The bad news I'm out of the office.
- 26:15The good news I'm out of the office.
- 26:17You can show just how thrilled you are about your vacation while still providing an apology
- 26:20sort of.
- 26:21Here's the example.
- 26:22Hey there, I've got good news and bad news for you.
- 26:23Let's go with the bad first.
- 26:24Bad news is I'm out of the office.
- 26:26Good news is I'm out of the office and enjoying Cancun.
- 26:29If you can't wait for a response, my colleague will be happy to take care of you.
- 26:32Just contact them here.
- 26:34I'll be back on February 7th.
- 26:38There's other examples here.
- 26:39I'm going to put them in the show notes.
- 26:40Like you said, you could probably grab some creative ideas out of this, but look, guys,
- 26:44get creative.
- 26:45Have a personality.
- 26:46Make it fun to do business with you.
- 26:51Do an audit of your automated out-of-office replies.
- 26:55Some of these are just very, very much in need of improvement.
- 27:02Okay.
- 27:03That's my rant for the day.
- 27:04Let me close it out by saying this.
- 27:06We're entering or we've already entered a market, right?
- 27:10You guys are in a...
- 27:11You know what's happening.
- 27:12Refers are down and look, you want more referrals from real estate agents.
- 27:16You want more relationships.
- 27:17You want more referrals.
- 27:19As you know, there's lots of you, lots of loan officers going after agents, by and
- 27:25large bringing no value, showing up at the same as lame, and it's become a number game
- 27:30for you.
- 27:31That's how agents respond to you with numbness and no response, because there's no unique
- 27:35value offered to them.
- 27:38That's the same message of, we closed in six days, try me, I work 24-7, all that kind
- 27:43of stuff.
- 27:44Therefore, loan officers need a system to rise above the noise, right?
- 27:50To not become a number and to get agent relationships and referrals.
- 27:57We provide a turnkey proven platform to help loan officers do that and do that at scale.
- 28:05As a matter of fact, I think of two of our members, Kerry Cobb, who's first year in the business,
- 28:10approximately 75 loans, 40% of them came exclusively from our platform, Chris Cogel, who
- 28:16within six months or less, closed 25 loans and over $5 million in production.
- 28:22How do we do that?
- 28:23We do that with the MyAgentClasses platform, which is a turnkey, completely done for you
- 28:27platform, for you to get in front of agents at scale by teaching agent classes, be it
- 28:33in person, be it over Zoom, and by the way, this is for people who've never delivered a
- 28:37class before.
- 28:38This is for people who think, how can I deliver a class?
- 28:42I'm not an expert on that topic.
- 28:43We've solved all of that for you because everything is provided for you.
- 28:47The PowerPoints, the train, the trainer videos, the speaker notes, the handouts, the invitations,
- 28:52the emails, the SMS text messages, the flyers, you name it.
- 28:56All you need to do is turn the key, practice the presentation a couple of times, and join
- 29:00our weekly coaching call, and you too will be rising above the noise, getting agent conversations
- 29:06and referrals.
