- 0:59Speaker 1: Solo, let's go.
- 1:01Speaker 1: Solo doesn't mean stuck.
- 1:04Speaker 1: A lot of people assume that buying on one income equals impossible.
- 1:09Speaker 1: It's harder, sure, but not impossible.
- 1:12Speaker 1: Banks don't require you to be in a couple.
- 1:16Speaker 1: They care about your income, your deposit, your credit history and your overall financial health.
- 1:23Speaker 1: If those pieces are strong, being single doesn't matter.
- 1:28Speaker 1: You can still be approved, and actually many of my strongest applicants are solo buyers because they have full control over their spending no messy joint finances and solid routines.
- 1:41Speaker 1: In fact, a lot of my solo buyers are amazing at budgets as well.
- 1:47Speaker 1: Now let's talk numbers deposit and income.
- 1:51Speaker 1: You don't need 20% to buy.
- 1:55Speaker 1: Let me repeat that, you do not need 20%.
- 2:01Speaker 1: With the Kayanga Auto First Home Loan, you can buy with as little as 5% deposit.
- 2:09Speaker 1: There are property and income caps, yes, but an incredible option for single buyers.
- 2:12Speaker 1: Even outside of that, many banks will consider 10% deposit.
- 2:16Speaker 1: With good financial hygiene.
- 2:18Speaker 1: That means clean bank statements, stable employment, manageable debt levels and no random $800 sheen orders during the pre-approval process.
- 2:30Speaker 1: Now let's look at a case study Amy the self-made queen.
- 2:34Speaker 1: Let me tell you about Amy.
- 2:35Speaker 1: She's a single mom of two working full-time in healthcare.
- 2:39Speaker 1: She came to me thinking she had no chance.
- 2:42Speaker 1: She'd been told by her bank that her income wasn't enough and that she needed a partner to get across the line A story we hear too often.
- 2:50Speaker 1: I reviewed her situation and saw immediately she was 90% of the way there.
- 2:55Speaker 1: Her deposit was 10%, her credit was clean, she had no debt and, most importantly, she was determined.
- 3:04Speaker 1: We applied through a non-bank lender, used a low deposit product and guess what?
- 3:08Speaker 1: Two months later, she had her own keys to her own home and live in.
- 3:14Speaker 1: She cried when she got that approval.
- 3:15Speaker 1: Guess what?
- 3:17Speaker 1: I cried too.
- 3:17Speaker 1: And the best part?
- 3:19Speaker 1: She said I didn't know I could do this without a man.
