- 1:54Okay, this week, I am so thrilled to bring back one of my original mentors to this podcast.
- 1:59I think it's the third time he's been on the show and for good reason.
- 2:03And that's because Todd Duncan brings the value.
- 2:06He brings the value.
- 2:07He brings the coaching.
- 2:08He brings the insights, the motivation and the inspiration.
- 2:11And this conversation is a home run once again, especially in this current market.
- 2:16Right.
- 2:17What are we going to talk about in this episode is the mindset to succeed in this market.
- 2:21What are the one to three activities that loan officers should be doing in the current market to get now business,
- 2:28but also to prepare for the business that is sure to be coming as we get through this little bit of a, you know,
- 2:33kind of a market challenge, if you will.
- 2:35And by the way, sometimes the challenge is just in between our two years.
- 2:39And then stay tuned and make sure you listen to the rate rules that Todd walks us through a wonderful dialogue conversation style,
- 2:46where how to overcome the question of like rate and things like that, especially in today's market,
- 2:51where giving an interest rate without providing value is not serving anybody, particularly you or your clients.
- 2:58And then the last thing is if you've not been yet to Todd Duncan's event that he's doing this year,
- 3:03high trust sales academy.
- 3:05I'm going to encourage you to do so.
- 3:06He's not doing sales mastery this year because it's not what the market calls for.
- 3:09And if you're not familiar with high trust sales academy, what it is,
- 3:12it's kind of the next level, if you will, of training and coaching and, you know,
- 3:16I call it a bootcamp.
- 3:17It's what I do because a bootcamp is someplace you go.
- 3:19You don't just passively sit and attend boot camp, right?
- 3:22In a boot camp, you're actually out on the course.
- 3:25You're running the obstacles, right?
- 3:27You're building your conditioning.
- 3:28You're like working on your mindset.
- 3:30You're actually practicing and implementing in boot camp.
- 3:33That's what you do.
- 3:34And that's what high trust sales academy is like is actually implementation, building the muscles, doing the reps,
- 3:41and walking out of that program over four days, coming up in Vegas,
- 3:46end of this year, all the details are in the links and the show notes.
- 3:49It's in my backyard.
- 3:50Come on over, we'll have a pool party.
- 3:52But, you know, one of the things Todd says is that growth is a function of consistent input, right?
- 3:57And my question to you is, where are you getting your input?
- 4:00I need a coach.
- 4:01I've continued to go to coaching, business coaching, and others.
- 4:04And I'll be going to the high trust sales academy this year as well.
- 4:08Why?
- 4:09Because I want to learn how to be the best version of me that I can be.
- 4:11And in today's tougher, challenging market, we need better skills.
- 4:15When's the last time you sharpened your skills?
- 4:17Hey, I'm going to encourage you to check out the show notes or just right now.
- 4:20You can go to Todd Duncan.com.
- 4:21Look for the link to high trust sales academy, high trust training.
- 4:25And go check that out.
- 4:26He's got some special opportunities put together for you, just my listeners.
- 4:30And so I hope you enjoy this conversation.
- 4:32And without further ado, let's get into this week's show.
- 4:36Todd Duncan, welcome back to the show.
- 4:38Great to be with you again, Jeff.
- 4:40Life is good, right?
- 4:42Life is good.
- 4:43Life is good.
- 4:44And you know, whenever anybody says that, what pops into my head,
- 4:46I know we're going to talk about this as mindset.
- 4:48Life is as good as we make it, right?
- 4:50Yeah.
- 4:51Based on the circumstances.
- 4:52So let's jump right into it.
- 4:53We're in.
- 4:54I don't know.
- 4:55How would you describe this market?
- 4:56You've been around a long time or just talking about before we hit record.
- 4:59What?
- 5:0030 plus years?
- 5:01You've been in this business?
- 5:02Well, I've been doing loans.
- 5:03We count 12 years of doing loans in 30 years of instructing.
- 5:06It's been 42 years.
- 5:0742 years.
- 5:0842 years.
- 5:0942 years.
- 5:10Yeah.
- 5:11Well, how would you describe the current market?
- 5:14Well, you know, it reminds me of an early conversation I had with somebody
- 5:18that I was in a seminar reading with a couple thousand people.
- 5:21And he said, he said, there's only one way to answer the question when people say,
- 5:25how is business?
- 5:26And your answer is unbelievable.
- 5:28And that's all you have to say.
- 5:30It's either going to be unbelievably good or unbelievably bad.
- 5:34But it's still just pure and simple, unbelievable.
- 5:38So the market we're in is unbelievable.
- 5:41Nobody expected it.
- 5:42Nobody saw it coming really.
- 5:44We, you know, we were blessed in these last two or three years with just pennies from heaven, right?
- 5:51And we're just falling out of the sky.
- 5:53And nobody saw this really coming.
- 5:56And although you could see it coming if you were season like I was,
- 6:00I mean, you knew what was going to happen.
- 6:01You knew that it was going to slow down.
- 6:03You knew low enough, certain, weren't going to have the sales muscles that they had,
- 6:07maybe five years ago if they even had them then.
- 6:10And then when you have a rate acceleration, you have a consumer confidence dip.
- 6:14And you have inflation.
- 6:16And then you have the fed monkey in around and doing all that.
- 6:19It's like, all right, interest rates are at 6.85%.
- 6:22We're sent today and mortgage application volumes down for the last week.
- 6:26Unbelievable.
- 6:28But you know what?
- 6:30Here's what we know.
- 6:31It's the market.
- 6:32Oh, this is the market.
- 6:33And while it might be painful, it's interesting, Jeff,
- 6:36that there are people today that have the right mindset that are doing well.
- 6:40And there's people that are locked in fear and they don't know what to do.
- 6:45Exactly.
- 6:46And yeah, so the key to getting through fear is to take action.
- 6:54And not just to take action because somebody told you on a podcast to take action,
- 6:57it's like meaningful action.
- 6:59Like we had a guy, we had a guy two days ago, the sentence of text,
- 7:02the question that was asked of him is,
- 7:04tell us about your morning routine up till noon.
- 7:07And so he had a little bit of a rhythm in the morning where he got up,
- 7:10had a cup of coffee, saw his wife,
- 7:13and he said, I'm not prepared for the day.
- 7:15And it's not because I have all these calls coming in.
- 7:17It's not because nothing's happening.
- 7:19And I don't know what to do.
- 7:21And that's somebody that's showing up and doesn't know what to do.
- 7:24Well, in order to have something happen, you have to do something.
- 7:28I mean, isn't that like one of the, for every action,
- 7:31there's an equal and opposite reaction?
- 7:33No action, no business.
- 7:35Action, business.
- 7:37Okay.
- 7:38And so then I get a text yesterday.
- 7:40I was just ripping with you a little bit on this on the front end.
- 7:42And I go, what's the difference between, you know,
- 7:44somebody who has that kind of mindset and doesn't know what to do?
- 7:48And then this guy who says to my question,
- 7:52my question was, how's it going?
- 7:54And he goes, my wife and girls are fantastic.
- 7:57We just got back from a one week long vacation.
- 8:00Business is smoking.
- 8:02The pipeline is smoking.
- 8:04I'm hiring, building and scaling.
- 8:06I hired a biz dev development person.
- 8:08She starts next week.
- 8:10Great story.
- 8:11I'll tell you about it some time.
- 8:12I hired a green L.O. to prepare for the refinance market at the end of next year.
- 8:16What forward planning?
- 8:18I prompted my, I promoted my junior L.O.
- 8:20to be self-sourcing.
- 8:22His second month, he's going to fund $1.8 million.
- 8:25The concierge's programs and full effect were rocking it about 90%.
- 8:29And I got an allocation for $9.11 GT4 target.
- 8:39I'll get it in October.
- 8:41In the guys, the guys, 42 years old.
- 8:45So what's the difference?
- 8:47The difference is what you do, what you allow, and what you tolerate all men.
- 8:52If you tolerate a bad market and you accept no action,
- 8:55then you're going to get no volume.
- 8:57If you choose not to tolerate a bad market,
- 9:00and choose to be a different kind of sinker in a hard market,
- 9:03because that's all it really is, it's hard.
- 9:05And you sharpen your skills in starting tomorrow.
- 9:07You know, you show up, and you do three things.
- 9:10You get your mind right.
- 9:11You roll plates and skills and get some skills right.
- 9:14And then you do, you know, call one person a day for 90 days.
- 9:18And tell me that in 90 days from today, your business is a better.
- 9:22You know, ask every real estate agent you know.
- 9:25Do you have a friend in real estate that I don't know that I could call using your name?
- 9:31You know, if you're used to doing business with 20 realtors,
- 9:33you need 40 or 50 right now.
- 9:35They're volumes down.
- 9:36Go wide right now, and then come back and go narrow when you can.
- 9:39But the bottom line is this quarter in Q3,
- 9:43there will be 1.7 million homes, new construction and resale that need a mortgage.
- 9:48So I don't know why anybody would say the market sucks.
- 9:53Yeah.
- 9:54We're going to, if you take the whole, the whole analytics,
- 9:57and you put new construction and existing,
- 9:59we're going to be at about 4.4 million homes this year that need financing.
- 10:02So the fact of the matter is the bottom half of loan officers.
- 10:07They're locked in here and or they've already quit.
- 10:10So you have less competition.
- 10:12Okay, realtors and business people need you more than ever.
- 10:16Because they're volumes down.
- 10:18Somebody did 20, 20 sales last year,
- 10:20and they're not, they're not like a worse realtor this year than last year.
- 10:25It's just a different market.
- 10:26It's a hard market.
- 10:27So when hard markets present themselves,
- 10:30your greatness has to come out.
- 10:33And if you don't decide to do the few things each and every day,
- 10:37take action.
- 10:38You're more likely to act your way into feeling motivated than to try to get motivated to take action.
- 10:45Just do something.
- 10:47Well, we're going to get specific in a second on do something.
- 10:50What those one to three activities are.
- 10:53Is this just then the natural cycle for those that have been around long enough in this industry,
- 11:00we've seen the ebb and tide, the flow, right?
- 11:02And the old one that tide goes out, it reveals who's naked,
- 11:05because it was easy for a while.
- 11:07So is this, this is just more, this can be a hard industry, right?
- 11:11And I think what happens, because I remember, you know,
- 11:13you and I have obviously talked before and when I got in and went through 2008,
- 11:16and all that, it revealed who was in it for the long term, right?
- 11:20And for the right reason.
- 11:21So is that, is it kind of happening again?
- 11:23Is it revealing who's really?
- 11:25Well, if you, yeah, if you go to Fred, you know,
- 11:28federal reserve economic data, they're out of St. Louis.
- 11:33And they produce any chart you want to see.
- 11:36And if you take a look at interest rates over the last since 1965,
- 11:39and you take a look at interest rates since 1965,
- 11:42they've averaged on 30 year fixed rate about seven and a half percent.
- 11:46So the first thing we understand is this market is not even that average.
- 11:50Yeah.
- 11:51On what interest rates have been for 55 years.
- 11:54Okay, so that's number one.
- 11:55Number two, this is as predictable as any post-refi market.
- 11:59Okay, it's just for you and I and for season people, we know.
- 12:02The guys and gals that are new that made more money than they ever dreamed possible
- 12:07and bought the Lamborghini and spent the money and did all that,
- 12:10they're sitting here going, where's the money?
- 12:12Well, it's tied up in non-appreciating debt.
- 12:15And so now it's like next time there's a refinance moment,
- 12:19can I save some money maybe?
- 12:20And I can I kind of go that route.
- 12:22So I have some stain power right now.
- 12:24Very interesting.
- 12:25We talked to some of the other day that wanted to resign from our coaching program.
- 12:28And can't afford it.
- 12:32That was the, you know, I can't afford it.
- 12:35And you know, he's got a $900 carping.
- 12:37My mentor told me when I had a $900 car payment in the market got hard,
- 12:41he said, you need to sell more or get a Mazda.
- 12:44I had four.
- 12:45You know, it's just get a Mazda or get or sell more.
- 12:48And I chose to sell more.
- 12:49But it was interesting because about every five or six years
- 12:52and 08 was different than this.
- 12:54Okay, but but they're similar in the same kind of context in that there's panic,
- 12:59there's chaos, there's fear, all that kind of stuff.
- 13:02But here's the good news.
- 13:04The good news is you actually have maybe half the competition you had two years ago.
- 13:0941% of the loan officers have not read their license according to data that we're looking at right now.
- 13:13And so you've got maybe four out of 10 less loan officers buying for business.
- 13:17So why not be excited about that?
- 13:19And then why not choose to be a lighthouse for your clients?
- 13:22Why not choose positivity over negativity?
- 13:24Right.
- 13:25Why don't we understand right now that every action we take right this moment today,
- 13:30tomorrow, the day after every action is going to be a seed planning action
- 13:36that is this market turns around which it could happen as early as October,
- 13:41November in terms of rate sopening consumer confidence going up.
- 13:45It's certainly according to some very, very solid economist is a Q1 Q2,
- 13:512024 turn around.
- 13:53And when rates are going to be at four to four and a half percent in under 24 months,
- 13:58everybody should understand right now that today's purchase is tomorrow's refi
- 14:03and to get strategic people are buying homes.
- 14:05You've got to be able to meet them where they're at.
- 14:09You've got to have really good dialogue with them.
- 14:11It cannot be a rate driven society right now, even though rates are high.
- 14:15You got to have different conversations.
- 14:17You also have to change fire expectations.
- 14:19Some buyers want to home.
- 14:20They can't afford it.
- 14:21And they want to sit on the sidelines.
- 14:23Well, don't sit on the sideline by a two bedroom condo.
- 14:26Get some appreciation and then come back in when rates come down and buy your dream home.
- 14:29It's like, let's not let people go.
- 14:31They want to buy a home.
- 14:33Things are expectations if they can't qualify because rates have gone up 200 basis points.
- 14:37All right.
- 14:39You want to wait and not have any appreciation or do you want to buy something smaller and trade up?
- 14:43Well, I think this is where you come in.
- 14:48And I know this will sound flattering, but it's intended to be, however,
- 14:52right, as you know, from the times we've talked before, those who haven't heard our conversation in the past,
- 14:57you know, I remember when I was an originator at Countrywide in Mission Viejo.
- 15:01And my manager, you know, she had your tapes and like I was devouring those tapes.
- 15:05But what you've always been great at, we all most people should know this is the high trust conversations, right?
- 15:10And the ability to take people through those conversations that help establish you as a,
- 15:14you know, a thought expert, knowledgeable and position yourself correctly.
- 15:19So I'm going to pause on the one to three activities because you opened up a window.
- 15:22Yeah.
- 15:23You opened up a window right there, which was, you've got rules, rate rules.
- 15:30You want to talk about those?
- 15:32Yeah.
- 15:33Yeah.
- 15:34Yeah.
- 15:35Yeah.
- 15:36Yeah.
- 15:37Yeah.
- 15:38Because nope.
- 15:39I mean, nobody asked about rates because they're just so excitedly low, right?
- 15:41And all the marketing, all the marketing in the world tells people don't worry about your interest rate on the mortgage, right?
- 15:46And that's kind of how everybody.
- 15:47So here's rate rule number one.
- 15:49Rate rule number one is do not discuss interest rate until you've created value.
- 15:54Otherwise your rate will be too high.
- 15:56Always shop.
- 15:57You're getting shop from the start.
- 15:59They've already got somebody else that told them what they got on the home loan.
- 16:02They already been told a lender that, you know, did something to undercut with the market and bought and they come to the conversation.
- 16:10The job of today's mortgage professional, which is those two words is to not discuss how much it costs.
- 16:18It's inappropriate.
- 16:19It is not professionally conducive to ethics and moral value.
- 16:24You have a responsibility to coach a buyer through what is best for them, which may or may not be just interest rate.
- 16:33So it's interesting.
- 16:34We had a conversation this morning and I asked a group to go into chat and say, how many of you have nailed the transition from what is your rate to a non rate discussion?
- 16:44Put yes in the chat.
- 16:46We had, I think, close to 300 people on and there was maybe 20 yeses, right?
- 16:50So here's what happens.
- 16:51A buyer says, hey, looking for a home loan interested in your rates on 30 or fixed rate loans.
- 16:58Well, great.
- 16:59So the mortgage professional will say there's a lot of ways that we can customize a rate and a program solution for you.
- 17:06But it would be inappropriate for me to even tell you that right now without knowing what you're trying to achieve.
- 17:12So both four we talk about interest rates.
- 17:16Let me ask you a question.
- 17:18In the overall scheme of things, what's most important to you rate payment or the cost of borrowing money to own real estate?
- 17:24And what you've just done is what David Stevens, who's the retired CEO of the NBA says is friction.
- 17:30Loan officers lose business because they don't create friction.
- 17:33And that's not, it's not a negative.
- 17:36Friction is engagement, right?
- 17:38And if I don't ask a question that changes the perceptive ask of the borrower, I remain in the rate game.
- 17:47And then I have to default to the concession business.
- 17:50And then once I'm in the concession business, my brand value goes down because people don't pay as much when you don't advise them.
- 17:58Now, I could say on the other hand, most lenders would quote you a rate immediately in the first three minutes of a conversation.
- 18:07I'm not going to discuss a rate until we're probably 30 minutes into a conversation.
- 18:12And here's why if I discuss a rate now without knowing what you want to achieve, it could cause you to actually miss out on a different program, a better program, a different strategy, a better strategy.
- 18:23And the goal is to do what you need to have happen economically.
- 18:28You can't just do that by rate.
- 18:30We forced all it. We put it off and everybody needs that.
- 18:35I can give you 0% if you put 100% down.
- 18:40And somewhere between there and everywhere else is the rate you're going to get or somebody today said, you want the rate at 10 a.m. 4 p.m.
- 18:46Or tomorrow or 30 days for now when you close, which rate would you like?
- 18:50Yeah, it's just we're kind of playing around and this takes a little bit of, I think the first time you do it, it takes a little bit of courage.
- 18:57I'm not trying to be cocky. I'm not trying to have people think that.
- 19:01I mean, a doctor is not going to tell you to hear and drink this. You'll feel better unless they really figure out why you hurt in the first place.
- 19:10Because I want to prescribe the right thing, not the wrong thing.
- 19:14The other thing that you could do is we could give all your listeners the talk less, sell more PDF.
- 19:20It's a 19 page white paper that all I can do is download that and all the scripts and dialogues are in there.
- 19:25So let's not talk about rate.
- 19:28Let's talk about being home loan strategist.
- 19:32Let's talk about being mortgage advisors.
- 19:35Let's talk about different than most loan officers.
- 19:38I see myself as somebody who's an advisor to my clients.
- 19:42What we do now in your first mortgage and what we do on your sixth mortgage.
- 19:46It's going to be one long stream of how I hope you manage the debt of only real estate.
- 19:50Yeah, just put the words in there and you'd be surprised how many people go.
- 19:55I never really thought about it, right?
- 19:57Because even if you look at any of these other sources that are out there,
- 20:01I mean, you look at rates moving, you look at bond market meeting,
- 20:04everything's changed in like every hour and a half or two hours.
- 20:08Yeah, well, I mean, it's, thank you, by the way, for going through that, the rate rules.
- 20:12Because I think it's a forgotten art, right?
- 20:15This sales school will, I mean, look at it.
- 20:19It is an art.
- 20:20It is, right?
- 20:21And too often people are, you know, the knee jerk reaction to feel they have to respond to that answer.
- 20:26You know, of what's your rate?
- 20:28So for those that just heard this, make sure you rewind, listen again, write those down.
- 20:32I'll make sure I get with your team, by the way, to get that the tackle talk less sell more PDF.
- 20:38Yeah.
- 20:39Yeah.
- 20:40Yeah.
- 20:41It's easy.
- 20:42You just go to tat.com and you can go free resources and just put your name in and you'll, you can download it.
- 20:46All right.
- 20:47We'll make sure we link that up in the show notes.
- 20:48Those are two good, quick tips.
- 20:49All right.
- 20:50Keep an eye on the clock.
- 20:51Let's do this.
- 20:52We talked about I was teasing people the one to three activities and I think that's where I find a lot of people kind of stuck.
- 20:57What they're frozen deer in the headlights.
- 20:59What do I do?
- 21:00There's so many things I could do, but what would be what would you advise the one to three things right now?
- 21:06Well, I don't know that there's really a whole bunch of things people can do if they don't have any business.
- 21:12You know, it's like you could try everything, but most of it won't work.
- 21:16So the, the, the idea here is that you've got to enter the day with the right headspace on.
- 21:24And so if you're not taking time whether whether it's at the office before everybody comes in or whether you're still remote and you have some private time.
- 21:33You know, in your library or your favorite room or whatever.
- 21:36I spend 45 minutes every single morning generally before the sun comes up just getting my headspace right.
- 21:43Listen, if you think mortgage law officers have a problem right now.
- 21:48So mortgage training companies because there's not a lot of companies that have a lot of money to invest right now in training, even though they should right.
- 21:57So my mindset is an abundant mindset.
- 22:00My mindset today is if I say hi to enough of my friends that run companies, somebody's going to want to do something.
- 22:06And I'm going to do it with vigor. I'm going to do it with excitement. I'm going to do it with creativity. I'm going to do with innovation.
- 22:12I talked to a guy today's got 1700 loan officers and I called him this morning and I just wanted to check in and say hi and he goes.
- 22:20Can't believe you called. I was thinking about calling you today. We need to do something.
- 22:24It's just like make a call of somebody.
- 22:27And if you have done business before and you have referral partners that you have not created strategy with create strategy.
- 22:38You can come actually and come into the space right now where you could call let's just let's do this little role play.
- 22:45I'm going to call once a day every realtor that gave me a purchase loan in the last 12 months.
- 22:51Okay. And I'm going to say I'm going to say hey, hey, Joe, this is Todd and blah, blah, blah.
- 22:57I was going through my records. I know we closed the loan last year together for the Johnson's and manage just on to me that haven't said hi and the market's crazy.
- 23:05And I'm doing some cool things with agents. How's your business? Do you have time to get together for a cup of coffee?
- 23:11Have me ask you a few questions. Show me sharing some things were like in talk less some more. There's a whole real estate agent section.
- 23:19And it just make that call. What's the first of all?
- 23:23I'd rather know that somebody doesn't want to meet with me than not make a call and not know.
- 23:31But I don't know and I don't want to assume is if I make the call, the mindset is somebody's going to say, yeah, let's get together.
- 23:38I need some help right now too. You never know when you're, but how long does it take to make one call a day, two calls a day, three calls a day.
- 23:45You can make six realtor calls in one hour each one were 10 minutes long or less. Do that tomorrow and set a meeting for the next five days and ask one of the questions.
- 23:55Okay, what's your biggest struggle right now and how can I help or what do you find means happening in the open house market and what kind of need to come alongside you and help or how many buyers you have to sit on the sideline waiting that needs some nurturing and needs some confidence building and so on.
- 24:10All you have to do is do that.
- 24:12And the other thing I would say is if you get really good at the borrower dialogue, what we know and you can do this on the website too, it's free.
- 24:19It's called our loss or wealth calculator for every one percent you improve the borrower conversation to conversion.
- 24:26You make it extra $1400.
- 24:28So if you can improve your borrower dialogue, the rate questions and that whole dialogue and you could improve that by 6%.
- 24:35You're making extra $9,000 a month right now.
- 24:39But here's what 100% guarantee you don't call anybody.
- 24:43Nothing happens. Nothing happens when nothing happens.
- 24:48And one change contains everything.
- 24:52Well, it's I hate to sound cliche, but the word fundamentals just popped into my head.
- 24:59Even here and that forever as I know you have you've been teaching fundamentals and we can get cute and sexy with video and all that kind of stuff and that has its place.
- 25:07But the reality is simply having conversations is never not relevant or not useful.
- 25:16It's it's if you if you learn what people need, you can earn if you know what people need, you can't earn.
- 25:25And the fundamentals matter connection matters.
- 25:28This is a book. Look at this book.
- 25:30Yeah.
- 25:31Yeah.
- 25:32Yeah.
- 25:33Yeah.
- 25:34Yeah.
- 25:35Yeah.
- 25:36Yeah.
- 25:37Yeah.
- 25:38Yeah.
- 25:39Yeah.
- 25:40Yeah.
- 25:41Yeah.
- 25:42Yeah.
- 25:43Yeah.
- 25:44Yeah.
- 25:45Yeah.
- 25:46Yeah.
- 25:47Yeah.
- 25:48Yeah.
- 25:49Yeah.
- 25:50Yeah.
- 25:51Yeah.
- 25:52Yeah.
- 25:53Yeah.
- 25:54Yeah.
- 25:55Yeah.
- 25:56It's been there every single day for the hotel, till the end of the year.
- 25:59Right.
- 26:00I agree.
- 26:01And I think let's get over the hump of like, I don't know what to say, like to these past reels or stuff because you just gave them the example of what to say.
- 26:08Hey.
- 26:09What's up?
- 26:10How's it going?
- 26:11What's thinking of you.
- 26:12We did that deal.
- 26:13And then simply be curious.
- 26:15Right.
- 26:16How's it going?
- 26:17Right.
- 26:18The right.
- 26:19Pretend it's a friend, you know?
- 26:21Well, and this conversation I had this morning was,
- 26:26guys, don't be needy, don't have commission breath.
- 26:30You know, don't show that, you know,
- 26:33you're desperate to act.
- 26:36Connection first and version second.
- 26:40That's why it's so important to know what to ask buyers
- 26:43and to know that if you have one simple, beautiful question,
- 26:48I got to talk to a guy that has some first time home buyers
- 26:50and they were scared and he had gone through that talk
- 26:54with some more paper and he got the buyers together on Zoom
- 26:57and he said, so before we even start,
- 26:59so he just nipped the right thing.
- 27:01Before we even start, I know you guys are buying your first
- 27:04tongue. Pause, right?
- 27:08What would it mean to you to own on?
- 27:11And he said within about 30 seconds,
- 27:13both the husband and wife are prying.
- 27:15And when they began to respond,
- 27:18it came down to the fact that if they could own a home,
- 27:20they'd be the first family in the history of their family
- 27:23to own real estate.
- 27:25And so the loan officer said,
- 27:26we're going to make that happen.
- 27:27Are you ready to get started?
- 27:29That loan closed 38 days later.
- 27:31He's had 13 closings in seven months from one bar
- 27:34or husband and wife that said,
- 27:36you've got to talk to this guy.
- 27:37You've got to talk to this guy.
- 27:39You've got to talk to this guy.
- 27:4113, did you say?
- 27:4213, 1, 3.
- 27:45He's made $100,000 from one husband and wife,
- 27:49first time home buyer, who he had that conversation with
- 27:53in seven months, $100,000 in seven months from one client.
- 27:56And you know how that would not have happened
- 27:59if he didn't take them through that first process?
- 28:01That first part, right?
- 28:03That first part, especially the first time home buyer.
- 28:06They're scared to death.
- 28:07They've never done this.
- 28:08We do mortgages every day.
- 28:09We get insulated.
- 28:11We get mortgage familiarity that barbers don't have.
- 28:13And if you got to slow down and got to understand
- 28:17that you may do a lot of loans,
- 28:19but this may be the first loan
- 28:21these guys have ever had in their life.
- 28:23And they're scared.
- 28:24Yeah.
- 28:25I think listeners have gotten enough value from one.
- 28:28Oh, that's it.
- 28:30Let's keep going.
- 28:31First time off, man.
- 28:32No more.
- 28:33That's right.
- 28:34If they want more value, they need to continue listening
- 28:36because they'll understand how to continue this dialogue
- 28:39that you're right up.
- 28:41Wrote something else down that's going to transition
- 28:43into us talking about high-trust sales academy.
- 28:45I wrote down, I love that you said this growth
- 28:47is a function of consistent input and a choice.
- 28:51And I think that's what I'm hearing of like,
- 28:54oh, how do we survive this current market?
- 28:55What do we do?
- 28:56How do we pivot?
- 28:57I think in these challenging times, it's harder.
- 28:58Let's face it.
- 29:00One of my friends said we got to work twice as hard
- 29:01for half the results.
- 29:02I think bottom line is we need to get better.
- 29:07We need to grow.
- 29:08But if you're not, where are you getting that growth from,
- 29:11that input so you can continue to expand your skills
- 29:15and have that amazing conversation that your example had?
- 29:18And I think that's what's so awesome
- 29:19of what you do, obviously, at sales mastery.
- 29:21That's been around for what, 30 years now?
- 29:23What you're not doing this year,
- 29:25you're doing high-trust sales academy.
- 29:26So tell me about that.
- 29:28Tell me the why behind that.
- 29:30Well, the why is we celebrated 30 years.
- 29:32And I had a hunch that the market was going to get jiggy.
- 29:36And I just decided, you know, next year,
- 29:38we're just going to take a pause.
- 29:39We're going to reimagine sales mastery.
- 29:41But what we are going to focus on is the high-trust sales academy.
- 29:44So the high-trust sales academy is a four-day event.
- 29:47I teach the whole thing myself.
- 29:48It's a four-under-page owners manual
- 29:50on how to build the life and business of your dreams.
- 29:53And every millionaire that I know that is in my orbit
- 29:58has, at one point, set on following that,
- 30:01I'm done, experimenting, everything else.
- 30:03And there's thousands of them, right?
- 30:05And so what we're going to do is we're
- 30:07going to allow 250 mortgage professionals come.
- 30:10It's going to be November 28th through December 1st
- 30:13and at the Red Rock Resort in Las Vegas, Nevada.
- 30:16We're going to go hard for four days.
- 30:17And then you're going to get a 90-day implementation plan
- 30:20so that in Q1 of 2024, you're rocking and rolling.
- 30:23One guy that came out of the Academy two years ago
- 30:26in December in April of the following year
- 30:28originated $12.5 million a loans in one year.
- 30:31His biggest funding month had been 10 million
- 30:33for the whole year.
- 30:34So it is the playbook.
- 30:36So what we did two things.
- 30:37One, there's a discount for your listeners.
- 30:39$1,500 off the retail price of the ticket.
- 30:42And if they register, they can have an option
- 30:45to drop down option for three payments.
- 30:47So a 90-day payment plan, because we understand the market.
- 30:51We understand the times are tough.
- 30:52And if we can help you get to that event
- 30:55by letting you make payments over the next three months,
- 30:58we're down for doing that.
- 30:58So it's also that I've just picked your option
- 31:00and there's no charge for the three-month plan.
- 31:02That's awesome.
- 31:03And obviously I'll put a direct link in the show.
- 31:05You can go to Todd Duncan.com and find the link
- 31:08to a high-trust training.
- 31:10And here's the thing is I've never been
- 31:12a high-trust training, but I'm going this year.
- 31:15And here's what I know to your point about the millionaires
- 31:18is I could name a bunch of names,
- 31:21but let's just face it, I've had almost 300 LOs
- 31:23on this podcast.
- 31:24And I know there's a very high percentage of them
- 31:27that have been through the high-trust sales Academy,
- 31:29because we've talked about it offline.
- 31:31And the thing that comes up for me about that is
- 31:34it's not passive, it's active.
- 31:37It's rolled sleeves, break out the manual,
- 31:39like do the exercises, and literally it's like,
- 31:42I'll call it a bootcamp, is that all right?
- 31:44Yeah, fair enough.
- 31:45Fair enough, you know, it is.
- 31:47Yeah, lots of plenty of tears, and then breakthroughs.
- 31:49Lots of sweat and tears.
- 31:51Lots of sweat and tears, all right.
- 31:52Is there any calisthenics involved?
- 31:55Yeah, mental.
- 31:56Yeah, no, exactly.
- 31:58And I think by the way, you said that, you know,
- 31:59kind of a, sometimes we need to break down
- 32:01to have a breakthrough, you know?
- 32:03100%, 100%.
- 32:04You've got to deconstruct, to construct,
- 32:06and a lot of people have to take away a lot of the bad habits
- 32:09that they build over the last two or three years.
- 32:12And they've got to replace those with good habits.
- 32:13You've got to tear it down to build it up.
- 32:15The other thing I want to say real quickly is,
- 32:17there's a YouTube video we just released,
- 32:19it's nine minutes long, and it's the story
- 32:21of the Chinese bamboo tree, which bottom line is,
- 32:24you plant the seed for this tree,
- 32:25you have to nurture four to five years before,
- 32:27it even breaks out of the ground.
- 32:29And then once it breaks out of the ground,
- 32:30it grows 90 feet in its first year.
- 32:32That's the human being.
- 32:33The human being can grow like that.
- 32:35They can have those spurts,
- 32:36but you gotta do something every single day
- 32:38and trust the process.
- 32:39You can't try time blocking for a minute
- 32:42and say it doesn't work, or you can't try a script once
- 32:44and say it doesn't work.
- 32:45You gotta keep practicing nurturing,
- 32:47and then boom, right, it's a wow.
- 32:50Yeah.
- 32:51No, and I think that's awesome.
- 32:52And the dovetail back that to, you know,
- 32:55growth is a function of consistent input.
- 32:57And so the four days of HydroSales Academy,
- 33:00that's where you're gonna get that, you know,
- 33:01high octane fuel injection and the community
- 33:04and the post event, you know, application process
- 33:08that I think is really what people need.
- 33:10So, you know, obviously, you know, I'm a fan,
- 33:12people can tell, fanboy, but I think, look,
- 33:16because I talk to people every day as well,
- 33:17and like you, but the thing I'm hearing
- 33:19and seeing often from people is,
- 33:21is they're too disconnected from something,
- 33:23some source to help them navigate this current situation
- 33:27we're in and you're obviously amongst the best to do that.
- 33:30So, if you're serious about your career,
- 33:32take a link to the link in the show notes
- 33:34and look at registering and attending HydroSales Academy.
- 33:37Boom.
- 33:38There it is.
- 33:38There we go.
- 33:39So, I appreciate your time as always, man,
- 33:40and hey, I'm gonna be driving up the street
- 33:43from my house to the Red Rock for HydroSales.
- 33:46I don't know.
- 33:48Awesome, man.
- 33:49I appreciate you, Jeff.
- 33:50You do good work too, and I love your resource.
- 33:52I love what you do for one officer's.
- 33:54I love the impact you make on people's lives,
- 33:56and it's a win-win.
- 33:58Thank you, man.
