- 1:43I'm grateful to that and appreciate that.
- 1:45By the way, if you haven't left a review yet for us, wherever you're listening to this,
- 1:49you know, on the apples, the spotifies of the world, the Google podcasts, et cetera.
- 1:56If you're someone inclined, a review would be great.
- 1:59It, you know, does help us remain relevant and be deemed as a worthy podcast by the powers
- 2:05that be.
- 2:06So a review would be great.
- 2:09Thank you so much.
- 2:10Appreciate that.
- 2:11Also, listen, you want to go deeper, you want to stay connected, you want to have further
- 2:19conversation, engagement with myself and other podcast community members.
- 2:24If you haven't yet joined the podcast Facebook group, please do so.
- 2:27Go to Facebook and in the search bar, you can type in mortgage marketing radio, right?
- 2:33And the group will come up and you will be asked a few questions to be able to join.
- 2:39One requirement is that you must be, you know, ideally a mortgage vendor broker, professional
- 2:45loan officer.
- 2:47We do have some assistance in there, some marketing people and so forth, but that is really
- 2:51exclusively who the group is for.
- 2:53So once again, go to Facebook and do a search for a mortgage marketing radio with a group
- 2:57and jump in there.
- 2:59We do go live there once in a while.
- 3:00We've got some additional content and resources that we post in there.
- 3:03We've got a lot of great community members who share other things about what's working,
- 3:08et cetera.
- 3:09And find some value there.
- 3:11Okay.
- 3:12So this week, I've got kind of a unique episode.
- 3:14So often, not often, but once in a while, what happens is, you know, people DM me, they'll
- 3:20reach out to me on Instagram, Facebook, whatever.
- 3:23And you know, we'll start a dialogue or conversation.
- 3:26And what happens is I find that there's some interesting nuggets or points of discussion
- 3:32that you might benefit from as the listener might learn from.
- 3:35And this is the exact case today for today's special guest is Beth Imhoff.
- 3:40And Beth is only five years as an originator.
- 3:44And so I thought her story might be useful for you to hear how she's progressed from
- 3:50a former processor, former loan officer assistant to, you know, full-time originator.
- 3:54Just began her origination career roughly five years or less up in Lake Aswego, Oregon,
- 4:01which is a beautiful place and highly competitive place as well.
- 4:05Of course, she just recently switched to a new company.
- 4:08And so there's a little bit of that kind of transitioning process she's going through.
- 4:12But what's interesting is, 2020, she did 76 units for 26 mil.
- 4:18She's already at 50 units for 20 mil this so far and she's on her way to 50 mil.
- 4:24So I thought it would be interesting to have a conversation with her about kind of her
- 4:28career growth trajectory, what she's done, how she's generated business, her sources,
- 4:34how she markets herself, her Instagram, her loan process, going after listing agents,
- 4:40this concept she has, you know, because oftentimes, loan officers will ask, hey, you know,
- 4:45how do I get realtor relationships?
- 4:47Well, there's a hundred different answers to that.
- 4:50And Beth has got some that have worked well for her.
- 4:52One of them is this concept called Four Doors.
- 4:54You'll hear about that.
- 4:55She'll talk about how she goes after listing agents and how she tries to always be the
- 4:59one who picks up the phone.
- 5:02So I think it's a good conversation, no matter where you're at, if you're well-tenured
- 5:07and experienced, this is good for some reminders, right?
- 5:10Because the fundamentals really never go out of style.
- 5:14And it is about relationships and connections with referral partners and past clients and
- 5:17so forth.
- 5:18But then if you're relatively new, right, as well, five years or less, let's say, I think
- 5:22there's some great learning lessons to take away from this conversation with Beth.
- 5:27So we're going to put links to her Instagram page and our Facebook page in the show notes.
- 5:32Mortgage is by Beth.
- 5:33If you want to search that on Instagram and Facebook, you'll definitely be able to pull
- 5:37her up and start following her and seeing all the cool content she puts out there.
- 5:40So without further ado, let's get into this week's show.
- 5:45Beth, welcome to the show.
- 5:46Thank you.
- 5:47I'm really excited to be here.
- 5:49I'm excited to have you here as well.
- 5:50I love these kind of episodes because for the context of those listening, you know, sometimes
- 5:55people reach out like you and communicate over social media, whatever.
- 5:59And then we just start a dialogue and then I learn a little bit more about you.
- 6:02And I say, Hey, you know what, this would be a really great conversation to have and
- 6:05just record it.
- 6:06So other listeners can benefit.
- 6:08So before we get into that, want you give us a quick background or on yourself.
- 6:13Yeah, absolutely.
- 6:14And I'm so glad to be here.
- 6:15It was kind of hisment because I told you I had just discovered the pod and like was
- 6:19working through all these great back episodes with huge names that I knew.
- 6:23And then other names I didn't know, but still great people that had good content and ideas.
- 6:28So that's great.
- 6:29Yeah, then in the business for six years, I started as a processor, kind of got in, fell
- 6:36into that.
- 6:37I was a first time home buyer and had a really bad experience with a big, a big bank that
- 6:43I won't name and ended up my file being saved by a great local lender that I went to work
- 6:50for for six years, developed into like an L.O.A. and then started my own book of business
- 6:56and recently transitioned to a new company.
- 6:59So hired and assistant really excited about that.
- 7:03So how long have you been originating?
- 7:05I would say four or five years.
- 7:07I didn't spend much time processing and I did, you know, as an L.O.A. it was kind of
- 7:13a hybrid L.O.A. and then my own origination for those years.
- 7:17So let me understand this.
- 7:18You're buying a home.
- 7:19Was it your first home?
- 7:20Yeah, absolutely.
- 7:21And it was a terrible experience and then you got saved by this other local company which
- 7:25was an amazing experience.
- 7:27Connect the dots.
- 7:28How do you then go from wherever you were before to, hey, you know what, I think I could
- 7:31do this.
- 7:32Yeah.
- 7:33I mean, I was looking for a change anyway.
- 7:35My background was in marketing and I felt like I didn't have a really solid skill with
- 7:40that.
- 7:41So it was kind of great timing and I remember telling one of my sisters with my sounding
- 7:47board, I said, gosh, wouldn't it be fun for me to go and do mortgages like help people
- 7:52through this.
- 7:53It's so confusing.
- 7:54I really think I'm drawn to this and she said, that sounds awful and I think you're crazy.
- 7:59Which to me was like the way I knew that it was for me because she's usually my sounding
- 8:03board.
- 8:04If it sounded awful wall to her, I knew it was really like what I was being called to
- 8:08do.
- 8:09It's cheesy.
- 8:10That sounds.
- 8:11No, that's funny.
- 8:12I've heard that before some people have sounding boards where they're like one of them
- 8:15is, oh, yeah, that's a great idea.
- 8:16They do it.
- 8:17And then yours is the opposite.
- 8:18Oh, that sounds terrible.
- 8:19That's how you know it's a good idea.
- 8:21Yeah, exactly.
- 8:22Yeah, so you could not have talked me out of the industry after that experience and
- 8:27I love it.
- 8:28Wow.
- 8:29Awesome.
- 8:30Good for you.
- 8:31All right.
- 8:32Originating four or five years.
- 8:33I know you, I'm going to look at our notes from our exchange.
- 8:35We had on Instagram here.
- 8:36You switched companies back in May of of this year.
- 8:40Yeah, just recently.
- 8:41So just a couple of months on, you know, getting my bearings here.
- 8:45Okay.
- 8:46So last year, 2020, you did 76 units for 26 mill, right?
- 8:50Yeah, that's, by the way, great.
- 8:52Fantastic.
- 8:53Thank you.
- 8:55And then through the end of July, just reading your notes here, you're currently projected
- 8:57for 48 units for 20 million so far in 2021.
- 9:01Yeah.
- 9:02So obviously already exceeding what you did last year.
- 9:06What percentage of your business is purchase versus refi?
- 9:10Yeah, I'm heavy purchase business.
- 9:12It's probably 75% purchase.
- 9:16Refis are great, but I really love to work with referral partners, real estate agents.
- 9:22So that's my bread and butter.
- 9:25Give me a sense of how you started out marketing yourself.
- 9:30So, you know, you get out of processing and being an L.O.A., which is a great foundation
- 9:34for the business.
- 9:35And then you start originating like, what did you start doing or what were you told
- 9:39to do?
- 9:40Any like lessons there?
- 9:42Yeah, you know, I did a lot of opens and what I would say to somebody starting out
- 9:47and wanting to do this path is that you always say yes to the right people.
- 9:53And sometimes you don't know who the right people are.
- 9:55You have to find out you, you know, you get that a few times or you try to make a connection
- 9:59and maybe it's not perfect after you work on a couple deals together and that's okay.
- 10:05But yeah, saying yes to the right people, doing that open, co-hosting, you know,
- 10:10they want to do some mailers, co-branding those.
- 10:13And it doesn't mean you have to do that stuff forever, but at least give it a shot
- 10:17and see if it works for that relationship and if that's benefiting, you know,
- 10:21you and your referral partner equally and building the relationship from there.
- 10:25So did you already know any realtors?
- 10:27When you first started or how did you like get out there amongst them?
- 10:30Yeah, I didn't know.
- 10:31I knew the realtor who sold me my house and that was pretty much it.
- 10:36So being an L.O.A helped a lot hearing how other, you know, top producers around me
- 10:43were talking to their referral partners.
- 10:45I have some fabulous connections with agents who were new at the same time I was new.
- 10:51And so we grew up together.
- 10:53There's this long foundation of trust.
- 10:55We learned things together from, you know, our respective team leaders that we were working with.
- 11:00So that was really cool to do.
- 11:02And then just expanding from there.
- 11:06What was your approach?
- 11:09And I know that's probably changed.
- 11:10You've probably tried a lot of different things.
- 11:13But, you know, oftentimes people are listening to this.
- 11:15They're like, you know, how do I get in front of realtors?
- 11:17Right? That's the big question.
- 11:18So what are some of the things you did?
- 11:20Open up a dimension, but.
- 11:22Yeah, exactly.
- 11:23So one of the big ones that I've been leaning on, my friend, AJ Crawford.
- 11:27I don't know if she listens to the pub and I'll send this to her.
- 11:29She was a title rep at the time.
- 11:31And she taught me four doors where you have your great referral partner who loves you.
- 11:36You love them.
- 11:37You work well together.
- 11:38And you, you know, you make the ask that way.
- 11:41You know, hey, who else in your brokerage?
- 11:42Who else do you know that you feel like would like to work with me?
- 11:46And I would like to work with them.
- 11:48Would you make an introduction?
- 11:49Okay.
- 11:50That's the huge for me.
- 11:51So that's one door.
- 11:53Yeah, right?
- 11:53Is that four doors in there?
- 11:55Yeah, so you're when you're doing that, ask you're asking them for four doors.
- 11:59So like, who are the four doors around you in your office?
- 12:02So it's slow.
- 12:03Sorry.
- 12:04Yeah, no worries.
- 12:05Vacation.
- 12:06Okay.
- 12:07So I'm going to reference the messaging exchange we had where I asked you, how do you
- 12:11get agents?
- 12:12You said one of those was four doors.
- 12:13I like that.
- 12:14That's, that's like a forgotten art that most people don't even think of.
- 12:18Yeah.
- 12:19And when you have people that you do a good job for, like, they want you to do better.
- 12:22I mean, they're excited for you.
- 12:24If they're hearts in the right place for you, they will do it.
- 12:26They would jump up and down for joy that they could refer you to one of their colleagues.
- 12:30When you were starting out, you mentioned some of the, you grew up together with these
- 12:34realtors, were a lot of the realtors then who you started working with early on, were
- 12:38they, did they tend to be more of the newer agents?
- 12:41Yeah, they were.
- 12:43And I think what was nice and what we, you know, we actually appreciated about that was
- 12:48learning together.
- 12:50I think sometimes agents can be intimidated by some of the questions that they might
- 12:54want to ask a lender.
- 12:56So part of that too, my, you know, my mantra of always saying yes to the right people is
- 13:00having my phone on, my doors open.
- 13:03If they have a question, a sticky situation with another lender, I'm not going to be better
- 13:08that I'm not the lender and the deal.
- 13:09I want them to do better.
- 13:10I want them to close that loan.
- 13:12So I'm always here to give some feedback and help them get through those, you know, odd
- 13:17situations that come up.
- 13:19Hmm.
- 13:20Okay.
- 13:21One of the responses you had to, how do you get agencies?
- 13:24You replied going after listing agents, want to unpack, unpack that a little for me?
- 13:29Yeah.
- 13:30So just, you know, keeping in good touch with them, you know, the regular updates are
- 13:34huge.
- 13:35Every Tuesday updates and then also big milestones like, hey, the appraisals back.
- 13:39It made value.
- 13:40It's as is smoke detectors are noted, you know, water heaters double strapped all those
- 13:45things so they know they don't have to worry about those details.
- 13:49I do thank you cars at the end.
- 13:51I send a nice handwritten note to them, really big on making sure I include their transaction
- 13:57coordinator.
- 13:58If it's a, you know, an agent that has that and works that way because sometimes that
- 14:02transaction coordinator is the one that remembers me and can advocate for me later if I'm trying
- 14:08to make a run at their business.
- 14:09So give me a sense like, I like you, if you've listened to the podcast, you know, I like
- 14:13to take a topic and kind of break it down very specific.
- 14:16So what would, if I was like shadowing you and over your shoulder on a given day or
- 14:20week, you've got, you know, handful of purchased contracts in play, you've got your buyers
- 14:24offer accepted, let's say, walk me through what, yeah, what specifically you do with
- 14:30listing agents.
- 14:31So you calling them texting, you know, I mean, the whole thing.
- 14:33Yeah.
- 14:34Good question.
- 14:35So I'm always calling at the beginning when there's an offer set.
- 14:38So I work in tandem with my buyer's agent to figure out, okay, it was sent at 5 PM
- 14:43on a Sunday.
- 14:45I'm going to give them two hours to look at it.
- 14:46I'm probably not going to call it 7 PM on a Sunday night.
- 14:49I'll text and say, Hey, I'm going to pull up with a phone call tomorrow morning.
- 14:53Hope that's okay with you.
- 14:54Really excited for the potential to work together.
- 14:56Yadda Yadda, I'm really big on using my iPhone with, you know, leveraging that.
- 15:01So I have a nice contact card with my professional headshot, all my contact info.
- 15:06I always send that so that stuck in their phone.
- 15:10Your iPhone hacks are like, I'll always list out when I've worked with an agent.
- 15:14They always go in there as realtor, same with clients.
- 15:18They go in there, the name and then client and all caps on the realtor side.
- 15:22I use the notes app in the iPhone in that contact to note which client I worked with them
- 15:29on and what year that closed month and year of the close.
- 15:32So you kind of look like a superstar genius.
- 15:35If you can refer to, oh, we closed this six months ago together and remember it was a
- 15:39great transaction.
- 15:41So just those little simple tricks.
- 15:44And then do you tell me about the conversation?
- 15:47Let's just say they've accepted the buyer's offer.
- 15:51Is there any kind of laying out?
- 15:53Here's what you can expect, our process, you know, that kind of stuff.
- 15:57Oh, yeah, absolutely.
- 15:58So and to me, the important thing too is asking them how they prefer to be contacted and
- 16:03I can, you know, adapt to them.
- 16:05So it's, you know, hey, I like to do a lot of quick text messaging and then my team does
- 16:10an email update follow up.
- 16:12Is that okay with you?
- 16:13Would you prefer a phone call?
- 16:15Would you prefer all text taking it from there, looping in their, their transaction coordinator
- 16:20if that's pertinent or their co-list?
- 16:24Those are, you know, kind of set up front so they know what to expect, but I'm also adapting
- 16:28to their style and serving them best.
- 16:31And do you typically systematically do something like, you know, Tuesday status updates or something
- 16:35or just as they come in or was out of place?
- 16:37Yeah.
- 16:38So I'll do the Tuesday updates.
- 16:39My team does emails for those and my, the email is like my trigger to send a text message.
- 16:44So that way they're getting the information through two channels in case they're out
- 16:48and busy and don't look at email.
- 16:51And then the other thing is adding in the big moments appraisal back, underwriting, you
- 16:56know, clear to close, no conditions.
- 16:58Those will be quick little updates because I use my email inbox like a to do list.
- 17:04So instead of just filing it away, you know, take that opportunity to remind you, okay,
- 17:09who needs to know about this on this transaction?
- 17:10I can text them.
- 17:11It'll take 45 seconds.
- 17:13What is, is there any patterns you see from listing agents in terms of how they prefer
- 17:19to be communicated, text versus calls, et cetera?
- 17:22I think text is huge.
- 17:23Like I think if they, if there's a call, they're like, what's wrong, right?
- 17:28So sometimes if I have to call I say, everything's fine, but this is a conversation we need
- 17:32to have.
- 17:33It's interesting.
- 17:34And you're just doing those, obviously individually, you know, on a given day or like you said,
- 17:40if it's Tuesday or whatever, the email goes out, that triggers you to remind you to update
- 17:44all those contracts in play, right?
- 17:46Yes, exactly.
- 17:47How much time do you spend doing that I'm curious like when it happens?
- 17:51Goodness, I should know this better.
- 17:53I mean, if it's just shooting a text message going over where the file is, it probably
- 17:57takes me two minutes to put together a nice text.
- 18:00Right.
- 18:01But collectively, across all your transactions, let's just say that's what 20, 30 minutes
- 18:06out of the day.
- 18:07Yeah, probably so.
- 18:08That's not about right.
- 18:10Anything surprising, like when you're calling listing agents and you're telling them,
- 18:14you know, you're basically presenting yourself, you're telling them about the process, then
- 18:18you're demonstrating the process.
- 18:19I'm just curious to like, has anybody responded positively to you?
- 18:24Has that led to some relationships for you?
- 18:27Yeah, absolutely.
- 18:28It has.
- 18:29And I think people like the communication.
- 18:31They like to know that even if I reach out and I say, you know, if it's a long clothes
- 18:36and I say, Hey, there's not much happening this week, but we're still in great shape
- 18:39to clothes on time.
- 18:40I'm very confident about that.
- 18:42Just those little touches so that they're not left wondering and anxious is really important.
- 18:46And I have picked up agents from that probably.
- 18:50I would say five or six in the past year, I've picked up that way.
- 18:56It's important to stay in front of them afterwards, obviously.
- 18:59You know, you have to come up with reasons to run into them, which was a little tough during
- 19:02COVID.
- 19:03Yeah.
- 19:04All right.
- 19:05So two things there.
- 19:06I'm going to make a note here, picked up five or six agents will come back to that.
- 19:11But I have had someone else ask me about those like status updates.
- 19:15What about when there's no update, you know, so you're using that as just an opportunity
- 19:19to check in and plant another seed.
- 19:21Yeah.
- 19:22Absolutely.
- 19:23Because I'm, you know, I am huge on communication.
- 19:27And if I don't get for back from somebody, I'm getting anxious.
- 19:30So that's just my baseline and how I treat everybody else.
- 19:34So the fact that there is no update is the update, right?
- 19:37Yeah.
- 19:38Exactly.
- 19:39Yeah.
- 19:40And it's okay.
- 19:41So I think sometimes people have this like over too much of a concern for like I'm going
- 19:46to offend.
- 19:47I'm going to piss off the realtor, you know, they're busy, whatever, because everybody
- 19:50has got that example of like, you know, that one or two realtor's who are very vocal,
- 19:55the act like they're annoyed, please stop.
- 19:57You know what I mean?
- 19:58Yeah.
- 19:59And people tend to hang on to that as the norm.
- 20:02But to me, that's not the norm.
- 20:04Yeah.
- 20:05Absolutely.
- 20:06Yeah.
- 20:07And I would say that the couple of agents that I picked up through that have said like your
- 20:09regular communication was really helpful and I really appreciated it.
- 20:13So those listening, if your realtor is getting upset that you're communicating with them
- 20:18on a regular basis, maybe that's a red flag.
- 20:20Yeah.
- 20:21Yeah.
- 20:22I would say that's not the person for you to pursue and say yes to all the time, I would
- 20:26say.
- 20:27Yeah.
- 20:28Yeah.
- 20:29No need to be chasing that relationship.
- 20:30Have you ever though?
- 20:31I'm curious.
- 20:32Have you ever like done the, let's go, let's go back to the situation of trying to get your
- 20:36buyers off or accepted and you're, do you call listing agents to pitch the buyer in
- 20:41that scenario?
- 20:42Yeah.
- 20:43Absolutely.
- 20:44We do a lot of powwow with my referral partner about what's important to the listing
- 20:50agent, right?
- 20:51What are they caring about?
- 20:52What do they want to hear to try to tailor it?
- 20:55Sometimes we have no information, but when the co-op is pretty communicative about what
- 21:01the seller wants to see, what's important to the listing agent, I obviously highly
- 21:05like that.
- 21:07And are you typically calling those agents, are you doing anything like a video text or
- 21:11anything like that?
- 21:12Yeah, video text is something I would love to get into.
- 21:16I think I heard somebody on your pod recently mentioned that and it seems like a great
- 21:20idea.
- 21:21It might have been for birthdays or something, but definitely want to get into that.
- 21:24Usually I'm doing a call and then a text message with my contact card to follow up.
- 21:31Have you found any instances where you're upfront, I'll keep call it pitching the buyer,
- 21:38but let's face it because they've got multiple offers that can ultimately choose one.
- 21:42Has that ever helped get your buyer offer accepted?
- 21:45Yeah, I would think so.
- 21:47Absolutely.
- 21:48I mean, it's...
- 21:49Yeah, exactly.
- 21:50And then it's also a reputation thing, right?
- 21:53I mean, the longer you'll be in the business, the better known your name is.
- 21:57But for me, it's about, you know, not making promises you can't keep because people will
- 22:00never forget that and it hangs around you forever.
- 22:04So...
- 22:05Very true, very true.
- 22:06All right, you said you've gotten over the past year by doing these status updates, you've
- 22:12acquired five or six of those listing agents as partners.
- 22:17But wait a minute, Beth, aren't they just listing agents?
- 22:21Right?
- 22:22Yeah, great questions.
- 22:23So, you know, a lot of them are, if they're listing agents, then they have those bigger
- 22:28teams, right?
- 22:29They have buyers agents.
- 22:30So maybe it's not one-on-one to that listing agent specifically, but it is a connection,
- 22:36whether you're working with their group, their team.
- 22:38So I guess that's kind of taking that four-door concept and expanding on it without even having
- 22:43to ask.
- 22:44So...
- 22:45Can you articulate in any regard, like, how that migrates from you're doing status updates?
- 22:51And I don't know if, like, I've interviewed some LOs who...
- 22:56They'll say at the beginning of the transaction of like, hey, you know, we're going to blow your
- 22:59socks off.
- 23:00We're going to do that under promise and over deliver.
- 23:01And if we, you know, boom, boom, boom, boom, hit all the milestones and metrics and,
- 23:05you know, exceed your expectations, you know, can I get 15 minutes with you?
- 23:08They kind of like pre-sell that.
- 23:11I'm curious, like, how do you take it from you're doing status updates to post-close?
- 23:17How do I have a conversation with you?
- 23:19Yeah, great question.
- 23:20So, you know, keeping those contexts in my phone, my new assistant is, you know, hugely
- 23:25helpful with reminding me of these things.
- 23:29So what I'll do is I'll send her an email and she's on the traffic so she can see, but
- 23:33saying, hey, this was a really great transaction, please put it on my calendar for three weeks
- 23:38out to find a reason to call this agent, send them a note, what have you.
- 23:43She's also helping me start to do pop-bys.
- 23:46So those are nice for database that I haven't done much with ever and also adding some
- 23:52realtor contacts.
- 23:53Are the pop-bys mostly for realtors?
- 23:57It's about 50-50, yeah, database and realtors.
- 24:00Got it.
- 24:01I don't know why I'm playing a little bit of devil's advocate here, but what about like,
- 24:08hey, realtors aren't in their office, like, how do you find those pop-bys perform?
- 24:13Yeah, good question.
- 24:15So I actually text them and give them a heads up that it's coming and I say, hey, where's
- 24:19the best place that I can send this?
- 24:21And then I always put that address in my phone.
- 24:24I mean, it goes in your CRM as well, but in my iPhone, just because, you know, who
- 24:29knows, you want to have all your data and have it be yours and belong to you.
- 24:33So usually I'm getting the home addresses and then I have either my L.O.A. or a marketing
- 24:38helper, drop those off.
- 24:40Hmm.
- 24:41Interesting.
- 24:42Yeah.
- 24:43Like that.
- 24:44And is everybody that you close a transaction with, realtors?
- 24:49Are they on your, you know, pop-by list, so to speak?
- 24:53The ones that I liked are, you know, if I, if I didn't vibe with them, and that's okay,
- 24:58and they're not on my list.
- 25:01And then I also asked my referral partners for feedback, like, hey, how is this person
- 25:05to work with, where they polite to you, where they, you know, collaborative, do they seem
- 25:09like they would be a good contact, is it something I should try?
- 25:13And I get some different, you know, sometimes you're surprised.
- 25:16Do they work from, you know, great to you, but they're pretty difficult with your agent.
- 25:20So.
- 25:21All right.
- 25:22Interesting.
- 25:23Okay.
- 25:24All right.
- 25:25So right now, your primary source of business is, realtors.
- 25:28Realters.
- 25:29Okay.
- 25:30How many realtors do you work with roughly on average?
- 25:33Yeah.
- 25:34I would say 25, you know, there's stuff, there's definitely like a top tier where I get more
- 25:40business from, and then there's, you know, kind of the fringe where I don't care from
- 25:43as much.
- 25:44Hmm.
- 25:45Okay.
- 25:46So 25 total, and there's the top tier.
- 25:49Do you do anything different for the top tier?
- 25:53You know, I'm just trying to stay in touch with them a lot more.
- 25:56So and again, it's still the basics of saying, yes, like I'm doing a big open this weekend.
- 26:02I'm going to be there for a couple hours, and it's actually a few of my agents in a condo
- 26:06building.
- 26:07So one agent that introduced me to a few others that she works with.
- 26:10So I'll get to knock that out.
- 26:13But yeah, to me, it's remembering that as a buyer's agent, their job right now is really
- 26:17hard.
- 26:18They're being run ragged all over the city.
- 26:21They're living in their cars.
- 26:23And so let's not forget that every time we work on a file, we're sitting at our desk
- 26:28in our comfortable office, and that represents hours of their time trying to get the buyer
- 26:33to that point.
- 26:34So when you're doing a big, big open, what do you mean, explain?
- 26:37So big open house, it's in like our condo building in downtown Portland.
- 26:42And so it's going to be like a multi unit open.
- 26:45So it'll be some agents that I already work with there, but then also a good opportunity
- 26:49to maybe say hi to a few that I haven't met yet.
- 26:53You're sponsoring it?
- 26:54Yes.
- 26:55Okay.
- 26:56And anybody else you're teaming up with on that, like Title S grow?
- 27:00Yeah, just me.
- 27:01You.
- 27:02Okay.
- 27:03So I imagine there's some type of an investment in there.
- 27:05You're catering, doing food, drinks, what is this?
- 27:08Yeah, we're doing just like a little gift basket giveaway.
- 27:11So something kind of simple.
- 27:12And then, you know, I'll just be bringing my marketing materials.
- 27:16My company has a really great app.
- 27:18So then you also have the opportunity to, you know, pre-qual people on the spot and, you
- 27:23know, get them kind of in your web if they so choose.
- 27:27Are you serving any order of, is there anything?
- 27:31Not that I'm responsible for.
- 27:32I know there will be.
- 27:33I think the Realtors handling that part.
- 27:35Oh, oh, oh, oh, I see.
- 27:38Yeah.
- 27:39Got to love it.
- 27:40Love it.
- 27:41Let me see here.
- 27:42Let's go back to our notes.
- 27:43Okay.
- 27:44So we talked about the four doors.
- 27:45Ask agents who like me and introduce you to other agents.
- 27:48They think would be a good fit.
- 27:49That's awesome.
- 27:50Kind of like the old, hey, let's go to lunch and bring a colleague.
- 27:54Yeah.
- 27:55Exactly.
- 27:56Okay.
- 27:57Going after listening agents, we talked about that.
- 27:58Another thing you said, I love it is, and you put this in all caps.
- 28:01I try to be the one who always picks up the phone.
- 28:05Yeah.
- 28:06That's a strategy, actually, isn't it?
- 28:10It is.
- 28:11Yeah.
- 28:12You can ask my husband too.
- 28:13I mean, I'm able to do that.
- 28:15I don't have any kids other than two little doggies.
- 28:19So that's just something we've decided together
- 28:22is important to grow my business right now
- 28:25and his really understanding of that.
- 28:28But I think it actually makes my job easier.
- 28:30Because when people can't get a hold of you,
- 28:32they get frustrated.
- 28:33They probably won't tell you they're frustrated, but they do.
- 28:37And then you're trying to schedule all these little 15-minute phone calls
- 28:40during the week.
- 28:41It's so much easier to just say, hey, try me any time.
- 28:45I'll always pick up.
- 28:46If I miss you, I'll text you and we'll
- 28:48arrange a better time to check in.
- 28:50But, and that's for clients and for referral partners,
- 28:54being the one that always picks up.
- 28:55Is there a cutoff point for you?
- 28:58There is.
- 28:59I could put my phone in the other room
- 29:01to let it charge at about nine every night.
- 29:04Not even.
- 29:05Got it.
- 29:06And you also go on to say that if they don't give you,
- 29:12once people trust you, they respect your family time
- 29:14and they give you some slack.
- 29:16If they don't give you some slack, you stop working with them.
- 29:19Have you had to do that?
- 29:22Yeah, I have.
- 29:24It's been a lot a while.
- 29:25But it's more like that slow progression
- 29:28where you're just learning about yourself and your business.
- 29:32You're learning about what's important to you
- 29:34and sometimes the light bulb goes off of like,
- 29:36hey, this is not really a connection.
- 29:39I'm just not going to put as much energy
- 29:40into this relationship as I have before.
- 29:43And you haven't fired anybody yet?
- 29:46Not outright.
- 29:48You just slowly like, yeah, separate yourself.
- 29:50Slow fade as the kids say, right?
- 29:53There you go.
- 29:53There you go, for sure.
- 29:56OK, so let me bounce over to social media.
- 29:59I'm on your Instagram, which I think is how you and I
- 30:02originally connected.
- 30:03Your license didn't look like four states?
- 30:06Yes, Oregon, Washington, California, Arizona.
- 30:09Are you taking advantage of the migration, right?
- 30:13Are there people coming into Oregon, et cetera?
- 30:16Yeah, there sure are lots of California coming in.
- 30:19So it's great.
- 30:21But then there's people moving other places as well.
- 30:24I have a lot of people moving from Oregon to Washington lately.
- 30:28And then Arizona market seems to be
- 30:31big for those people with the second homes.
- 30:33What would you say?
- 30:35And again, we're not prepped for this.
- 30:36But I'm curious if you can articulate it all, right?
- 30:40Like of your units or just percentage of volume loans
- 30:45closed, like what's out of your state
- 30:48where you reside versus those other three states?
- 30:51Yeah, I would say it's probably 70% Oregon, 20% Washington,
- 30:58and the rest would be split among the other two.
- 31:01Because here in the Portland Metro Vancouver,
- 31:03Washington is right over the border.
- 31:05So you have a lot of Vancouver,
- 31:07Canvas, Wash, Google, those markets.
- 31:09But still, I mean, if we're talking 20%,
- 31:14let's see, that could be 15 plus 20 units.
- 31:17Yeah, absolutely.
- 31:19And I have good agents up there too.
- 31:23And then I, for whatever reason,
- 31:25I get some stuff from Bend and Salem.
- 31:27So still Oregon, but far outside my market.
- 31:31And I have referral partners there as well.
- 31:33How are you able to service, stay top of mind,
- 31:37keep offense built around those referral partners
- 31:40who aren't like in your backyard?
- 31:42Yeah, that's a toughy.
- 31:43And to be honest, I haven't figured it out yet.
- 31:46I think it definitely takes a lot more touches
- 31:49to be in front of them.
- 31:51So mailing little handwritten notes when you think of them,
- 31:55just doing a text to check in.
- 31:58Going back to remembering how draining the market is
- 32:01right now for buyers agents.
- 32:04Just say, like, text them when you don't need a thing.
- 32:06Just, hey, I was thinking about you.
- 32:08I hope you're doing well.
- 32:09Have a great day.
- 32:11Exactly.
- 32:12As a matter of fact, we were just talking about that earlier
- 32:13on another call.
- 32:15It's just checking in with no intention
- 32:19other than, hey, we're thinking of you.
- 32:21Hope you're doing it.
- 32:21OK.
- 32:22Yeah.
- 32:23Like, no ask, no nothing.
- 32:25Exactly.
- 32:26That seems like the opposite of what we
- 32:30quote should be doing, right?
- 32:31Always always be selling, always be closing, whatever.
- 32:34But that really goes so much further, long way.
- 32:38Yeah, I think that comes back to you later.
- 32:41I mean, it takes a while for it to come back to you.
- 32:43But kind of the same thing, if you have a loan program,
- 32:46and maybe it's not the exact right fit,
- 32:49and you have a friend at another institution
- 32:51that it's a better fit, I'm going to tell you that, right?
- 32:54I'm going to be straight up with you.
- 32:56And people are usually pretty blown away
- 32:58when you do that for them, and you're that honest.
- 33:01Right.
- 33:02OK, let's talk about your social, et cetera,
- 33:04a digital, all that jazz.
- 33:06Instagram, got over 1,000 followers there.
- 33:09Did you only start working that when
- 33:12you became an originator?
- 33:14Yes, absolutely.
- 33:15And not even my first year concentrating
- 33:18on being an originator, it came a little later.
- 33:21I'm pretty reticent to share a lot of the personal life.
- 33:25And I know that I should improve, because that's
- 33:27really what people want to see.
- 33:28So I struggle with that.
- 33:30All right, give me an example of something
- 33:31that would be, quote, personal life in your book.
- 33:34Yeah, just simple things like kind of popping on stories
- 33:39on the weekend when you're doing yard work or something
- 33:42like that, little tips around the home.
- 33:45For me, it's all about my dogs.
- 33:47So my dogs are on there, but definitely
- 33:49could share more dog picks if people were interested.
- 33:52You certainly could, because you've got cute dogs.
- 33:54And I'll make sure we put links to all your stuff
- 33:56in our show notes here.
- 33:59But yeah, I mean, I don't have to tell you
- 34:00there's people are dog lovers out there in a crazy way.
- 34:03So there's so many ways for you to leverage that for sure.
- 34:06But I do think it's worthy to have a conversation
- 34:08about the struggle, if you will, to share that air quotes
- 34:12personal stuff.
- 34:14Because I know it's one I struggle with, for sure.
- 34:17And I'm trying to find what's the right answer.
- 34:21Because look, until we're blue in the face,
- 34:23we could say, well, that's what people want to see.
- 34:26You know, it's like, okay, I get it.
- 34:30But knowing it and then actually following through
- 34:33or more importantly, even remembering to do it
- 34:35or we think it's boring, right?
- 34:38For me, I know that's the hard part.
- 34:40I'll give you an example of this.
- 34:41This is going to relate to what you just said.
- 34:43I was, well, what was it?
- 34:46My birthday gift was birthday anniversary, I can't remember.
- 34:48Wife buys me a battery-operated leaf blower, right?
- 34:54And I'm thinking, perfect social media thing to share.
- 34:57Yeah.
- 34:58Right?
- 34:59Because I'm out in the backyard.
- 35:00I'm like, you know what, I'm going to share this.
- 35:01I'm going to share this up.
- 35:02I'm going to do the blowing the leaves thing.
- 35:04I'm going to meet Drinking at Topo Chico,
- 35:05which I've recently fallen in love with.
- 35:07And I'm just like going to show him be blown out.
- 35:09You know what I mean?
- 35:09Greatest gift ever kind of thing.
- 35:11So that's an example of like, you know, a year ago,
- 35:14I wouldn't even thought of that or I would have thought
- 35:16I was stupid, who cares.
- 35:18But that's the weird kind of space in the middle
- 35:22where we have to step into that.
- 35:23And we think it's stupid or meaningless,
- 35:24but people love the glimpse into our lives, right?
- 35:27Yeah, they really do.
- 35:29And I think it, you know, it humanizes us,
- 35:31especially when, you know, sometimes people approach
- 35:34the mortgage space as us being a commodity.
- 35:36Yeah.
- 35:37I think it's important to remember that, you know,
- 35:40we are people, we're human beings.
- 35:42We want the best for them.
- 35:43We're not just like a robot, punching numbers all day.
- 35:46Yeah.
- 35:47And you, I mean, you're sharing, like I'm seeing a picture here.
- 35:50It's a behind-the-scenes view of you
- 35:53when you're doing a video, you're videotaping.
- 35:57That already makes me sound old, videotaping.
- 35:59What the hell is videotaping?
- 36:02You all get what I mean.
- 36:03But this is a pretty cool behind-the-scenes
- 36:04frame shot of you right in the camera.
- 36:06That was cool.
- 36:07Yeah, yeah, absolutely.
- 36:09Yeah, I'll have to make a note to do in today
- 36:11before we wrap, you know, do my little setup here.
- 36:14That's right.
- 36:15Where's my phone?
- 36:16I got two phones.
- 36:17One phone too many.
- 36:18Oh.
- 36:19Do it for the Graham.
- 36:20Exactly.
- 36:21See, thank you.
- 36:22See, that's the problem.
- 36:23I don't even remember to do that.
- 36:24So we're going to do that right now.
- 36:25You can do it too.
- 36:26Okay.
- 36:27I'm going to do it too.
- 36:28We'll do it.
- 36:29Get your phone out.
- 36:30Do it.
- 36:31We can do it.
- 36:32Both of us will have the phone up at the exact same time.
- 36:33Yeah.
- 36:34Love it.
- 36:35Okay.
- 36:36All right.
- 36:37I already got you actually.
- 36:38So better with your face, not blocking.
- 36:40Love it.
- 36:41All right.
- 36:42Sweet.
- 36:43Yeah.
- 36:44So now we have social media content.
- 36:45Yeah.
- 36:46And then let's see.
- 36:47Read your human at the IRS.
- 36:48That's funny.
- 36:49You're posting one of your awards.
- 36:50The dogs again.
- 36:51Where is this?
- 36:52I'm 10.
- 36:54What?
- 36:55Mother puppies.
- 36:56Yeah.
- 36:57Yeah.
- 36:58That was my old guy.
- 36:59He had a little banner for his birthday saying I'm 10 mother
- 37:01puppies.
- 37:02So.
- 37:03Oh, see, that's cool.
- 37:04Yeah.
- 37:05Yeah.
- 37:06My 10 year old shelter dog.
- 37:07He's going to live forever.
- 37:08Thank you very much.
- 37:09I had two of them.
- 37:10One of them.
- 37:11She passed on.
- 37:12She was 16.
- 37:13So sad.
- 37:14Pookie.
- 37:15Oh.
- 37:16Anyway.
- 37:17So you're featuring local stuff.
- 37:18This actually got caught in my eye.
- 37:19The tasty tavern.
- 37:20Mm hmm.
- 37:21I like that.
- 37:22Is that a tavern?
- 37:23Yeah.
- 37:24Yeah.
- 37:25And you know, that's, I mean, it's like a great example of stuff
- 37:28where it's like now more than ever, these local businesses need our
- 37:31love, right?
- 37:32We need to make connections with them.
- 37:34So.
- 37:35Yes.
- 37:36Yeah.
- 37:37Definitely need to be practiced in what I've reached.
- 37:38I mean, I swiped this form and there for posting from somebody which was.
- 37:42A simple method to just get started three times a week.
- 37:44One is personal.
- 37:45One is business, right?
- 37:47Real estate.
- 37:48Mortgage related.
- 37:49Whatever.
- 37:50Housing, et cetera.
- 37:51And then one is shouting out a local business.
- 37:52Yeah.
- 37:53And tagging them.
- 37:54And so you're in an area up there which has got tons of cool businesses.
- 37:56Yeah.
- 37:57Oh, my gosh.
- 37:58We have so much good food.
- 37:59Yeah.
- 38:00Like amazing food here in Portland.
- 38:01And, you know, cool local shops and yeah, just really cool spaces.
- 38:06And lots of entrepreneurial spirit.
- 38:09All right.
- 38:10So here's the question.
- 38:11I got to ask.
- 38:12Have you been able to get any business yet from social media?
- 38:16Yeah.
- 38:17I have actually.
- 38:18And I have some agents that are really leaning into it hard.
- 38:21And so.
- 38:22Going back to my always saying yes.
- 38:24You know,
- 38:25I've done some Instagram lives with them.
- 38:27You know,
- 38:28little videos that they're sniffing and cutting up or.
- 38:32You know, posting and tick tock and all that stuff.
- 38:34So.
- 38:35I am not the main driver of it.
- 38:38But I do know it comes in through some great referral partner relationships.
- 38:42And I support those people in that.
- 38:44What's your primary social platform that you hang out on most often?
- 38:48You know,
- 38:49it's probably Instagram and it's actually Facebook too.
- 38:52There's some tricky things with Facebook business page.
- 38:56But I do like that.
- 38:58I guess that's my maybe me showing my my age of my generation being like the Facebook.
- 39:03Yeah.
- 39:04That's my bread and butter.
- 39:06And you are well,
- 39:08I can see that you're active on your business page on Facebook.
- 39:12Let me go to your personal here for a second.
- 39:15Are you you're more active obviously on your personal Facebook page?
- 39:19You know,
- 39:20I'm actually I'm pretty active on the business side.
- 39:23Personal.
- 39:24It's one of those things where it's like it just.
- 39:27The time gets away for me, man.
- 39:29You know,
- 39:30I feel like I've been so busy.
- 39:31I see.
- 39:32So actually you have more more activity on your business page.
- 39:35Yeah, absolutely.
- 39:36Are you posting or do you have somebody post for you?
- 39:38Yeah, I do the posting.
- 39:40I came from a marketing background.
- 39:42So I do, you know,
- 39:43I have kind of like a nice cadre of websites that I'm checking for things that are interesting, I think.
- 39:49So, you know,
- 39:50interesting local events and then things like,
- 39:53you know, CNBC make it like, you know, fun little money type tips.
- 39:58It's not always exactly mortgage related.
- 40:01And then some travel stuff to that people people love travel stuff.
- 40:04Maybe it's the COVID thing, but those always perform really well.
- 40:09And so where do you stand with using video in your business?
- 40:14Yeah, so that's something I'm going to be working on here, especially with having my assistant on board.
- 40:19She's a very good marketing brain as well.
- 40:22So,
- 40:24and I think it, you know,
- 40:25honestly, it's like having that person there who is going to tell you,
- 40:28you need to do X, Y and Z.
- 40:30And you just say yes.
- 40:33Break down your team then for a moment in terms of who you have.
- 40:36You have an assistant.
- 40:37She's a marketing assistant.
- 40:39Yeah, so she actually is an assistant.
- 40:41And then ultimately it will be contract to close social be both.
- 40:46And then we have a processor as well.
- 40:49It's all pretty new, right?
- 40:52I mean, I've been here for two months.
- 40:54So getting the flow down is kind of first and foremost right now.
- 40:59But she's, you know, very well rounded experience.
- 41:02So the marketing person that's shared.
- 41:05Yes, with one other L.O.
- 41:07Is that something the company provides for you?
- 41:09Are you paying anything on a pocket for that?
- 41:11Yeah, so that's provided.
- 41:13And then for the contract to close part, there's also, you know, a profile that's happening
- 41:18because they're doing contract to close management as well.
- 41:21So then briefly walk me through your process of when you take in a loan.
- 41:26By the way, how do you take loans?
- 41:28Are you doing traditional 1003?
- 41:30Are you doing apps?
- 41:31Website?
- 41:32What do you do?
- 41:33Yeah, so we have a very handy app that I've been leaning on.
- 41:36And I really love a ton of my clients love it and use it.
- 41:39There's a desktop version.
- 41:41So that's available as well.
- 41:43And then, you know, I'm not afraid to take a paper 1003.
- 41:46I used to do that all the time back in the day.
- 41:49So for the clients that are not techy and or don't have, you know, a kid or grand kid to help them.
- 41:56Usually it's that old generation that likes the paper.
- 41:59Okay.
- 42:00But by and large, you're saying, hey, you know, next step is to complete an application.
- 42:04I don't know if you're asking them what do they prefer.
- 42:06And then the bulk of them are preferring the web based.
- 42:09Yeah, yeah, exactly.
- 42:11You have to download the app or.
- 42:13Yeah, so you send them a link.
- 42:14They download it very handy.
- 42:16It's customized to me.
- 42:18And then there's also the button that's in my email signature line.
- 42:21So if it's easier for them to do on a tablet or desktop, they have that option as well.
- 42:26Interesting.
- 42:27Okay.
- 42:28Yeah.
- 42:29And you find your conversion rate on sending people to an app is nothing to be concerned about not losing people.
- 42:36Yeah, no, it's pretty good.
- 42:37And then the other thing that's nice is that you have an opportunity to go in there and see who started an app and not finished.
- 42:43And I do get email alerts about that too.
- 42:46So at that point, I can reach out and say, hey, was there something you had difficulty on?
- 42:50Can I help you?
- 42:51You know, what can we do to get this finished?
- 42:53Got it.
- 42:54Yeah.
- 42:55Yeah.
- 42:56I also noticed you've got a pretty strong presence on Zillow.
- 43:00You've got 51 reviews currently there at this time.
- 43:03So you're like your post-close review process.
- 43:06How do you get reviews?
- 43:08Yeah, great question.
- 43:09So I, as I mentioned, I'm a big texture and I keep templates in my notes app of my phone.
- 43:16So I have my go to scripts in there.
- 43:19It's a copy, paste, customized to the client.
- 43:22It has the links.
- 43:24So mainly I'm doing a text and I get really good traction with that.
- 43:29And sometimes, you know, you have to follow up with another nudge a couple of weeks later.
- 43:33But typically doing that at close or after close.
- 43:37Yeah, exactly.
- 43:38So I'll do, you know, my, my funded FYI, you know, exciting funded phone call.
- 43:44I am wanting to get back to doing signings.
- 43:47Once that's a thing I got to go to one a couple of weeks ago that my first one post-climate that was great.
- 43:55But yeah, doing the follow up and just saying, hey, you know, I spend a ton of time.
- 43:59As you know, with my clients, you know, holding their hand the whole way through.
- 44:03So it's a huge help so that people look me up online and see what, you know, how your experience was with me and my team.
- 44:12And are you giving them just a Zillow or giving them something else as well to choose from?
- 44:17Yeah, I give Zillow and my Facebook as well.
- 44:20And then, you know, Yelp and Google building out those presences.
- 44:23That's on the docket.
- 44:25Just haven't gotten a chance to said that I'd be out at my new company.
- 44:30Yeah, got it.
- 44:31And for you, you're doing all that.
- 44:32It's not like a third party is sending those out on your behalf, like you just said.
- 44:36Correct.
- 44:37Yeah.
- 44:38Now we do have experience dot com.
- 44:39So that's another source, which has been nice because that's automated for you.
- 44:44But you're doing double duty on that.
- 44:46You're sending in the text as well.
- 44:48Yeah, absolutely.
- 44:50Hmm.
- 44:51Interesting. Well, I'm sure that's helpful for you in terms of like the credibility factor when people look at reviews.
- 44:57Not to get into.
- 44:59Well, I'm curious.
- 45:00I'm wondering if you have any thoughts about Zillow and sending people there.
- 45:05Yeah. Yeah.
- 45:06Great question.
- 45:07And I actually, you know, going back to my saying, yes, for the right people I had a referral partner asked me to, you know, spend some money on Zillow with her.
- 45:16And what I said was if it's working for you, then I'm willing to try it because, you know, I like working with you.
- 45:23I want to support you.
- 45:25We'll give it a try.
- 45:26We'll see how it goes.
- 45:27But by and large, I don't like the thought of supporting them monetarily.
- 45:34So again, I'm not going to say yes to anybody for that.
- 45:38It has to be the right fit somebody that I like to work with anyway.
- 45:43And so you did make choose to say yes to that particular offer.
- 45:48Yeah, I've said that I would details aren't finalized yet.
- 45:51So, you know, I did say yes.
- 45:54Yeah, you know, falls in her court now.
- 45:57Have you had anybody reach out to you because of your online reviews from Zillow or anywhere else?
- 46:02You know, I don't actually think so.
- 46:04I think more so it's if they are hearing my name from a referral partner and or a past client.
- 46:12You're going to Google me, right?
- 46:14And so I have had them say, well, your reviews were the reason that we called you first.
- 46:19So, and usually I can, you know, get people feeling pretty comfortable with me after the initial phone call.
- 46:25Right.
- 46:26Absolutely.
- 46:27Okay.
- 46:28So what is your, what is your, how do you do time block?
- 46:33Let me put it that way.
- 46:35Great question.
- 46:36So I do my calendar rules my life, but things get moved around all day every day.
- 46:42So if I have an email of, you know, something marketing related that needs to be dealt with, I'll put it on my calendar for next week on Monday.
- 46:51It probably will get kicked from Monday to Wednesday.
- 46:54But that is my, my rolling to do list that's constantly shifting.
- 47:00Okay.
- 47:01Um, where are you looking at investing in your business next either with time or money or both?
- 47:09Yeah, good question.
- 47:10So, um, definitely pop eyes.
- 47:13Those have been huge with my assistant helping me with those.
- 47:16Um, I, my clients love me and I love them.
- 47:20I have a great database, but I have not, you know, done a lot with that, frankly.
- 47:25So I would say, you know, loving on my database quite a bit more, um, is what I need to add in my business.
- 47:33And you're using a CRM?
- 47:35Yes.
- 47:36Yeah.
- 47:37We have a CRM called AM.
- 47:39What's it called?
- 47:40Yeah.
- 47:41AMP.
- 47:42Yeah.
- 47:43It's proprietary proprietary.
- 47:44Okay.
- 47:45All right.
- 47:46Well, one of the things that jumped out for me about when I was looking at your Instagram feed, um, what I noticed was you were posting these pictures of homes.
- 47:54Um, let me scroll to find one.
- 47:56I've got one here on my phone.
- 47:57And that's, I've made a comment to you about, like, I love the pics of the home.
- 48:00It really stood out to me because I've never seen a loan officer take pictures of homes.
- 48:04And, uh, and, and, and some of these you wrote across, you, you said, was this one, say, funded, congrats, you know, congrats to the people.
- 48:13They're, you know, the buyers, actually.
- 48:15And I noticed this and I start scrolling.
- 48:17I'm like, wait a minute.
- 48:18There's another one.
- 48:19First of all, these homes look really cool because they're up in, you know, like a swigo, mostly Oregon.
- 48:23Beautiful backdrops and all this kind of stuff.
- 48:26Um, so that caught my eye architecturally.
- 48:29They're very appealing.
- 48:30But then I'm really done to me.
- 48:31I'm like, wait a minute.
- 48:32What is, what hit me was, uh, and I think I said this to you was, where's the people?
- 48:37Right?
- 48:38And then you're, you're, you're comment to that was the whole, obviously, the COVID restrictions.
- 48:43I think what I said, I'm looking at it right here.
- 48:45I love the pics.
- 48:46No clients willing to pose or, or COVID restrictions.
- 48:51But, but obviously for you, this is a factor of not always being able to get the people.
- 48:55What?
- 48:56So what I was curious about is, are you driving by these homes and snap a photo or somebody else doing it for you?
- 49:02Yeah.
- 49:03So, um, it's kind of a mix 50, 50, you know, like catch is catch can.
- 49:08And I do like to show, you know, what I am doing.
- 49:11So that's great.
- 49:12But then also it's a hack for me because I have my entire year lineup right there.
- 49:18So, you know, and then it's, I don't always remember exactly who was who, but I have a general sense.
- 49:23And sometimes I'll put back through there and I'll say, okay, what did I close two months ago?
- 49:27I should probably just text those clients and say, hey, how are you doing any mortgage questions I can help with?
- 49:32Um, they're getting a post post campaign anyway from CRM.
- 49:36But of course the, the one on one personal touches are always going to mean more.
- 49:41So it's kind of a visual aid to myself.
- 49:45It would be interesting also to maybe already doing this, but to tag the realtor, you know, both realtors.
- 49:51Yeah, absolutely.
- 49:53And that because then that gets them a little social love, you know what I mean?
- 49:57Yeah.
- 49:58Yeah.
- 49:59Um, but I thought it was a unique way to still, you know, um, create a post in your, in your social feed obviously.
- 50:07It's an attractive visual. That's why people are on Instagram.
- 50:11Um, you've got, you know, you can put the hashtags in there again.
- 50:14I just think it's a good play for staying, staying top of the feed, so to speak.
- 50:19Yeah, yeah, exactly.
- 50:20You know, and the funny thing about social that I always hear people say is when you have more time, you're posting more and you run into your database or your sphere and people are like,
- 50:29oh, wow, you're so busy.
- 50:30You're doing so much business and you're like, no, actually, I have time.
- 50:34So I'm posting on social.
- 50:35It's kind of a funny like Instagram versus reality moment.
- 50:39Yeah.
- 50:40Yeah, exactly.
- 50:41For sure.
- 50:42Um, okay, do you have any other sources of, you know, besides past client database, are you going after any additional, you know, sources besides realtors could be attorney, CPAs, whatever builders?
- 50:53Yeah, good question.
- 50:54You know, I haven't built that out yet because I, to me, it's, I'm very linear like one step at a time.
- 51:01So what I'm really focused on right now is it's my job to love on my realtors who love me and I love them back, you know, work on those four doors with making more connections with them.
- 51:12Um, and then having my L.O.A. help with the database building.
- 51:16And once we get that system under control, I'm going to be going after those alternative sources.
- 51:21Hmm.
- 51:22All right. I'm curious. Have you done or considered doing like, you know, educational events for realtors or home buyers or anything like that?
- 51:28Yeah, absolutely.
- 51:29I have actually a like online home buyers class that is in the works with one of my referral partners.
- 51:36Um, one of the ones who's great with her online presence and TikTok.
- 51:39So, um, we're going to meet up in a couple weeks and work on that and really leverage her online savvy for that.
- 51:45Is that going to be live on demand or what?
- 51:48Yeah, it's going to be live like a, you know, a live zoom and then we're going to have somebody who's, you know, messaging participants during probably my L.O.A.
- 51:59to set up appointments.
- 52:01So, um, you know, set up that little consultation phone call right then and there and just put it on the books.
- 52:07So, you're going to do a first time home buyer class over zoom, you're going to promote it, social media, whatever.
- 52:13Get a bunch of people to make a reservation, hopefully walk through it and then grab some appointments through that.
- 52:18Yeah. Yeah. That's the idea.
- 52:20Yeah.
- 52:21Definitely can work. I've heard a number of people have been talking about that lately and doing it.
- 52:25Yeah. And, you know, I love first time home buyers anyway.
- 52:28You know, I have, I have my story and my connection as to why I do this is, you know, I was in your shoes once and this is why I'm here.
- 52:36And then I also find like, yes, they take up a lot of time. They need a lot of hand folding, but you're building such loyalty with them when you do that.
- 52:45And then you're there for the move up purchase for their friends. What have you?
- 52:49And do you incorporate your story, you know, into that initial conversation like as a sales practice or only when it's appropriate?
- 52:59Yeah. I usually do, especially if it's a first timer because I want them to know that I have their best interest in heart.
- 53:06That's very important to me. And I think it does build trust. So I incorporate that nut.
- 53:12Every time I would say, you know, 65% of the time it's being brought up.
- 53:18What do you find that the biggest hurdle, fear, concern, you know, issue or issues with first time home buyers is the news is the media accurate of their confused about the process about the paperwork.
- 53:37They're a little bit unnerved by it. Is that all accurate?
- 53:42Yeah. Oh, yeah. 100% and I think it intimidates people from even having a conversation, which bugs me.
- 53:49I mean, that's too bad that people aren't even asking their sphere for a recommendation because they're afraid of what I'm going to tell them.
- 53:59And one thing I always say to people when they have credit issues or, you know, need to build up down payment or I need more income history, whatever it is, my commitment is that I'm going to get them a roadmap.
- 54:11So I'm not saying no, I'm saying not yet, but here's what we can do, you know, your three month plan, six month plan, whatever it is.
- 54:20And that's another thing that goes on the calendar to check in with them.
- 54:23You know, hey, how are you doing? How's your credits for look on your end? Have you paid down this debt? All of that.
- 54:29And do you give them any, you know, credit repair or whatever restoration referrals for that? Or how do you handle that?
- 54:36Yeah, good question. So not a formal service. So I'll do, you know, or what if simulators and things like that.
- 54:43And then I'm very big on kind of general advice, just, you know, again, letting them know I'm a real person, you know, saying, hey, this is what works for me.
- 54:51I've heard good things about XY and Z, you know, maybe like it's a personal loan through one of those online lenders to help consolidate some credit card debt, things like that.
- 55:00Okay, interesting. All right. What are you hoping to close this year out 2021 if you thought about that numbers wise?
- 55:07Yeah, oh, yeah, absolutely. So for the rest of the year, I want to be at, I have it right over here, 4 million a month or 10 units.
- 55:16So yeah, exactly. That's the goal.
- 55:20That's, that's pretty darn good considering you've been originating. What was it?
- 55:25Five, let's call it five years.
- 55:28Five years. Wow. Nice. Very cool. Love it.
- 55:32Yeah. Okay, listen, this has been fantastic. I really appreciate you making time, especially like kind of off the cuff and like, you know, completely unscripted.
- 55:43Yeah, no, super fun. I loved it. And I would love to come back any other time.
- 55:49For sure. If anybody wants to follow you online, social media, whatever, go ahead and give out whatever you want for your Instagram, your social media handles it all that.
- 55:58For sure. So Instagram is mortgages by that. And then if they search that on Facebook, too, they'll find you that way.
- 56:04All right, mortgages by Beth. And we hope to see more awesome social content and video from you coming soon.
- 56:09Yeah, absolutely.
- 56:11All right. Hey, listen, once again, appreciate it. And as well, listeners, thanks for tuning in. Hope you enjoyed this episode. You know what to do.
- 56:17Leave us a review and we'll see you on the next one. Bye for now.
