- 1:03Hey, listeners, this is Abjef.
- 1:11Zinfra, welcome to this episode of the Mortgage Marketing Radio Podcast.
- 1:14So glad you are here.
- 1:15All right, all right.
- 1:18So I got a doozy of an episode today.
- 1:19This week I'm honored to bring to you somebody who I admire greatly.
- 1:23His name is Kyle Seagraves and what is Kyle known for?
- 1:27Well, Kyle is known for having an amazing presence on YouTube.
- 1:30His YouTube channel is Wind House You Love.
- 1:33He has over 81,000 subscribers.
- 1:37That's right, 81,000 subscribers, subs as they say in YouTube space.
- 1:43And I learned a lot from talking with Kyle about how to succeed on YouTube.
- 1:47And let me just tell you, it's not about gaming, the algorithm.
- 1:50It's not about keywords and tags.
- 1:52As a matter of fact, what it's really all about is getting really, really clear on who
- 1:56you're ultimately serving, who you're ideal.
- 1:58Like Kyle says, make a video for one person.
- 2:03Who's that one person you have in mind?
- 2:05Most people mistake where they go wrong with YouTube is trying to reach everybody, trying
- 2:09to create a video that's going to be a have mass appeal.
- 2:13And Kyle says that's a mistake.
- 2:15And he's learned a lot with what he's been doing over YouTube over the last several
- 2:20years.
- 2:21And if I'm looking at some of his video views, I mean, they're just off the charts, right?
- 2:24I think he said his number one video has over half a million views.
- 2:28But his most recent one just post it as the time of this recording two weeks ago already
- 2:32has 17,000 views.
- 2:34His previous video for the month, 23,000 views.
- 2:36And I look at more and more and more 10,000 views, 9,000 views, 6,000 views.
- 2:42So he really knows what he's talking about because he's made the mistakes.
- 2:45He's paved the way for us to learn how to succeed on YouTube with the do's and don'ts.
- 2:49And what to prepare yourself for mentally, time wise, content wise.
- 2:53If you're at all considering creating a YouTube channel, and why you should, here's what
- 2:58I know.
- 2:59Kyle's YouTube channel now generates, if I recall, he tells us on the recording, but if I
- 3:03recall, roughly 300 leads per month, yeah.
- 3:08So he's doing some incredible things at scale.
- 3:11And I think you're going to learn a lot from this conversation, just like I did.
- 3:14So without further ado, let's get into this week's show.
- 3:18I'm just going to start recording and I can piece it together.
- 3:21So anyway, there it is.
- 3:22It's like you want to jump off here.
- 3:25Yeah.
- 3:26So I started doing YouTube really, I mean, I joke kind of out of selfishness, but it kind
- 3:30of wasn't a way like so I before doing YouTube was doing bomb bomb.
- 3:34And so with bomb, I was on pace to do some around 800 to 1000 personalized videos a year.
- 3:40So anything from like to individual clients, loan quotes, loan estimates, closing
- 3:43disclosures, realtors, whatever I could use it for.
- 3:46I did because who's going to trust a 22 year old to do their loan for them?
- 3:50So I was like, I have to find some way to stand out, and they're, it's good on them to
- 3:56have that hesitation on working with a 22 year old who's never originated alone before.
- 4:00And then after a little bit, I just found it, you know, when someone asks you what's
- 4:04an appraisal, you get a little, after the 100th time, you're like, all right, I'm kind
- 4:08of done answering this question.
- 4:10So that is when I started thinking like, how do I take what I'm doing with video with
- 4:15bomb bomb?
- 4:16How do I make it a little bit more kind of evergreen ish?
- 4:18So that's when I started doing YouTube of like, how can I make a video about what's
- 4:23an appraisal?
- 4:24What is a title report?
- 4:26Just questions that home buyers would have.
- 4:27So I wanted to make this kind of library for my own clients.
- 4:31It's also a great way to like kind of warm up a lead if they have no idea who you are.
- 4:35Instead of hopping on the phone with me, hey, here's a video.
- 4:38Let me know when you're ready.
- 4:39We can talk through some questions that you have.
- 4:40And so it becomes, you're positioning yourself more as an educational expert rather than
- 4:45a salesperson who's trying to get them to take a loan application.
- 4:48So that's really why I did it.
- 4:51And let's get this.
- 4:52Yeah.
- 4:53So you never wanted to create all the templated milestone videos for those same 50 questions
- 4:58you get all the time.
- 4:59And just like, because you were doing one-offs, right?
- 5:02For everybody.
- 5:03Yeah.
- 5:04Yeah.
- 5:05Was that just because you liked the personal you wanted to go the extra level instead
- 5:07of here?
- 5:08You made your canned video.
- 5:09I didn't really.
- 5:10It's more that I just wanted to get in there and help us quickly as I could.
- 5:14And then you start getting to a point of like, oh, maybe I could turn this into something
- 5:17where it's a little more practical.
- 5:20Maybe I can answer this in one video and now send it to a ton of people and save some
- 5:24time doing it.
- 5:26But I didn't really go into the planning of, I'm going to go make a bunch of templated
- 5:29videos and this whole thing.
- 5:31And I think that's sometimes where people mess up is they always want to go, they want
- 5:34to plan out this long-term strategy.
- 5:37And but they're not willing to do the things to actually execute.
- 5:40And so I think what's more important is like, what can I do tomorrow to just get something
- 5:43moving forward?
- 5:44At this point, I just need momentum.
- 5:46So then I see so many people spend hours on strategy and they're never doing anything
- 5:52that actually brings momentum forward.
- 5:53The strategy is just like the path.
- 5:55It doesn't actually move me down the path at all.
- 5:58They're fixing to get ready, right?
- 6:00Like they say in text.
- 6:01I'm fixing to get ready.
- 6:03Yeah, you're like, great.
- 6:05Okay, then start tomorrow.
- 6:06Oh my God.
- 6:07Exactly, right?
- 6:08I'm sending this quick email for a second to see if we're actually on for this call
- 6:12because that might be an unexpected gift here today.
- 6:16Yeah.
- 6:17Yeah.
- 6:18Sidebar.
- 6:19What I did is I did a live stream with Megan Anderson at the MBS sideway and I decided
- 6:27to make my calendar available for everybody who wanted to talk, right?
- 6:30Yeah.
- 6:31So I booked a book, 25 calls from that live stream and just gave people my calendar and
- 6:36I'm like, go ahead and book a time, right?
- 6:37And this is sometimes people show.
- 6:39Sometimes they don't.
- 6:40You know what I mean?
- 6:41So I'm double checking to see if she's showing today, not to take anything away from our
- 6:47time together.
- 6:48Okay.
- 6:49So I hope you don't feel like I'm like, you know, just not paying attention to me.
- 6:52No worries.
- 6:53Just trying to see if she's here.
- 6:55Okay.
- 6:56So yeah.
- 6:57So the light went on and you're like, hey, man, I couldn't instead of doing a thousand
- 6:59videos, I could just like do one and post it to YouTube and then you wound up directing
- 7:03people there.
- 7:04Yeah.
- 7:05And so I was doing both.
- 7:06I was doing personalized videos mainly for like quotes, you know, I found like doing
- 7:10personalized video.
- 7:11I think it's a great way to start because people will shop your loan as they always do.
- 7:16But they would, after I started using video, I almost would never lose a loan to somebody
- 7:23else, no matter what the difference was in pricing or cost just because there's an element
- 7:28that no one else is providing.
- 7:29So I was doing the personalized video still for like quotes, loan events, closing disclosures.
- 7:34But transitioning to doing everything more informational in a way where I could make
- 7:38it once and it could be sent out to multiple people so that they could learn.
- 7:43And I wanted to make it so like they could see I could send them one video, but they'd
- 7:47have really it was like a kind of a library on YouTube of here's a bunch of other things
- 7:52to just build more trust with people.
- 7:55And eventually YouTube just started picking that up.
- 7:57And then that's when I started thinking, oh, well, my clients want this information as
- 8:02I imagine there's probably a lot of other people who are looking for this nationally too.
- 8:06And did you leave those videos up there or put them on a playlist?
- 8:10I just left them on my channel.
- 8:12So I didn't really start doing playlists until maybe a year-ish into making videos.
- 8:18What's your take on playlist?
- 8:19Because I've had one individual tell me in the past that no, do you like playlists?
- 8:27I don't really use them.
- 8:28I think it can be used.
- 8:32I think people make the mistake of thinking that they can have this channel that serves
- 8:37multiple audiences and they can segment it in playlists.
- 8:40Your channel is not about you, just because you can serve a bunch to different people.
- 8:45The channel should be for one specific subscriber.
- 8:48So if you're making videos on buying and selling, those should be different channels, not
- 8:52different playlists.
- 8:53The playlists are like targeted sections within.
- 8:56And so the I think playlists can be really powerful for like at the end of a video I
- 9:00can say, hey, I have this playlist on the four main types of loans and it will walk
- 9:03them through those four main types, but it's all for the same person.
- 9:07Do you have any data on, do people actually go to a playlist and search for a particular
- 9:13topic?
- 9:14I can see like the views in a playlist, but it's so insignificant compared to the rest
- 9:21of the channel that it's like, it just doesn't seem, I don't think people consume content
- 9:26in a playlist way, YouTube and their algorithm has gotten so good at knowing predicting what
- 9:32somebody would want to see next, that a playlist almost never is smarter, a playlist that
- 9:39we put together is never smarter than what YouTube is already planning on suggesting
- 9:43to that viewer.
- 9:45So do we have two different tracks though?
- 9:48We've got the one track of people coming to you and finding you organically through search,
- 9:52for example.
- 9:54But then what about the people who already subscribed do you, do you know if they then
- 9:57kind of deep dive on your playlists?
- 10:00It's hard to tell, there's not a lot of data that tells you stuff like that.
- 10:04I'm pretty sure views coming from a playlist is probably only some around three to five
- 10:09percent, at least on my channel from the last time I looked.
- 10:13So there might be people using it, but it's not like a huge strategy.
- 10:18Do you take a recent video that you've published and then eventually move it to a playlist?
- 10:25Sometimes, yeah, and I know that Daryl Evese does some YouTube teaching stuff, we'll
- 10:31talk about content buckets of sorts, so keeping everything in an FHA playlist, a
- 10:36conventional playlist.
- 10:37And again, I think that can help.
- 10:39I just don't see it being this like, I wouldn't spend a ton of energy on everything needs
- 10:44to be planned around playlists, just because that's not how most people consume content
- 10:49on YouTube.
- 10:50So they're normally watching one video and looking at what's coming up next, not necessarily
- 10:54diving into a playlist, unless it's like very structured content, like I have a 10 video
- 10:59series or something like that, most people just tend to, they don't tend to gravitate
- 11:04towards the playlist in that way.
- 11:06Did you have to or decide to use playlists just to organize because you have so many videos
- 11:11and get create some organization on the channel?
- 11:14That's the main reason why.
- 11:15Yeah.
- 11:16Okay.
- 11:17That's what I thought.
- 11:18Yeah.
- 11:19That's right.
- 11:20You're right for yourself.
- 11:21Yeah.
- 11:22I'm looking at it too.
- 11:23I'm just, I just think it's just like, by the way, who is your, is it first time home
- 11:26buyers?
- 11:27Is that your target?
- 11:28Yeah.
- 11:29My, my target audience is somebody who is currently renting, they want to buy a home,
- 11:31but there's some obstacle in the way and for most people that ends up being the financing
- 11:35portion.
- 11:36Wait a minute.
- 11:37Wait a minute.
- 11:38Wait a minute.
- 11:39Wait a minute.
- 11:40Wait a minute.
- 11:41Dude, that is, that is like nitched, super nitched.
- 11:42Yeah.
- 11:43Like most people, oh, first time home buyers, right?
- 11:45And you're like, no, no, no, no, no.
- 11:47Say it again.
- 11:48I'm not going to buy it.
- 11:50Somebody who's renting, they want to buy a house, the obstacle in the way for them primarily
- 11:54is getting alone.
- 11:57Somebody who's renting.
- 11:58So we already know that you've already separated, they're a renter.
- 12:01They're not a homeowner currently, but they do want to buy and their obstacle is financing.
- 12:05Mm-hmm.
- 12:06Yep.
- 12:07For the most part, there's also, I also try to target a lot of the other obstacles, but
- 12:11the main one is financing.
- 12:12But for me, what stands out is you've actually articulated that they're renting, you
- 12:18know?
- 12:19And that's like, I don't hear that every day.
- 12:20Like I hear, oh, first time home buyers, right?
- 12:22So I just like, oh, well, that's a big ass bucket, you know?
- 12:24Yeah.
- 12:25People are afraid to, I think people are afraid to kind of narrow down a little bit.
- 12:28Right.
- 12:29What I found is like, I initially started very broad.
- 12:32I did stuff on like budgeting.
- 12:34Everything was tangential to buying a house, you know, budgeting for a house, you know,
- 12:37building credit for a house, selling, refinancing, buying on its own.
- 12:41I was doing stuff about, you know, realtor specific, I was doing low and officer specific
- 12:45stuff.
- 12:46And what I found is really narrowing down who that person is, I think is what creates
- 12:51long-term viewers and subscribers because if we think like, if somebody comes in because
- 12:55I had a video on refinancing and they look at that and they subscribe.
- 13:01But the rest of my videos are targeted towards first time buyers.
- 13:05Then they're not going to engage with the new content.
- 13:07And so what that tells YouTube is, hey, this person's current subscribers aren't even
- 13:11watching his new videos.
- 13:13Why would YouTube then push it out to a new audience?
- 13:15Right.
- 13:16They wouldn't because they're like, well, his own subscribers won't watch it.
- 13:19We're not going to introduce it to new people.
- 13:20And so what I found by really narrowing down who I serve, like the, it kind of does a
- 13:26little hockey stick chart on YouTube.
- 13:27I've subscribed growth kind of went from this to like, shot up.
- 13:30I'm just being really explicit about these are the people that I serve, the problems that
- 13:34they're facing and how can help them overcome those challenges.
- 13:38So they, and I've gone through this mentally myself of like trying to really get clear
- 13:42on who do I serve and then what, like what do I want to become known for, like my expertise,
- 13:50right?
- 13:51Did you have to go through a process or struggle with that at all?
- 13:54Oh, yeah.
- 13:55I feel like it's a, it's a daily struggle of trying to figure out like, who is this person
- 13:58that I'm serving and also making sure that, you know, we don't get our, in the way of
- 14:02ourselves.
- 14:03Yeah.
- 14:04Because we want to show up in a certain way.
- 14:05I also trying to think, is that who I'm actually showing up for?
- 14:09And I, I just have to constantly remind myself that because sometimes I'll get questions.
- 14:15And to me, they're like, you know, when you're in the, after a while you kind of get used
- 14:20to the jargon of everything, you understand things a little bit more internally.
- 14:24And I would get these questions from people and realize, oh, I need to like back up even
- 14:29more because I was assuming a level of knowledge or expertise coming into this.
- 14:36And so I think that's where it's, I think it's just a daily practice of trying to figure
- 14:41out, how do I hear from these people who are watching these videos?
- 14:45Where are they at?
- 14:46What are they facing and how can I help serve them and make sure that in my head, I'm not
- 14:50taking it in a direction, just based off of what I want to create, but what is the audience
- 14:55actually looking for?
- 14:57And where are they at?
- 14:58And how can I help them with that?
- 14:59Hey, hey, listeners, it's your friend, Jeff, I hope you're doing well.
- 15:03Wanted to pop into your ears for just a moment and remind you that if you're looking
- 15:09to quickly and easily get more agent referrals, more quality agent relationships and do it
- 15:15without chasing, do it without pay to play and do it with a predictability and a system
- 15:23that works every single month like clockwork, creating conversations between you and real
- 15:29estate agents that you choose who you talk to.
- 15:31You get to decide who you work with or not.
- 15:35But one that actually generates referrals for you every single month, so long as you
- 15:41follow the proven planning system, if that is something that you're interested in and
- 15:44if you're looking into leveling up your digital marketing game, well, perhaps you'd want
- 15:50to check out the mortgage marketing pro membership.
- 15:54Every single month, we've got loan officers, teaching classes around the country, getting
- 15:58in front of agents at scale, having conversations at scale and driving agent referrals.
- 16:05You know, in business, there's the concept I learned years ago from Tony Robbins and the
- 16:09two things I learned were, number one, if you want to improve your results, get better
- 16:14results or more results more quickly, you need to apply the principle of leverage.
- 16:22Leverage means the ability to do less and accomplish more with leveraged activities.
- 16:28And then the second principle is compression, right?
- 16:31To reach more people in less time and the concept of talking to real estate agents instead
- 16:35of one to one, you go group.
- 16:38So imagine if you instead of were one to one marketing to real estate agent, once the
- 16:42Tuesday, you were able to actually consistently get in front of 10, 20, 30 agents every single
- 16:47time you want to do by hosting a class, virtual learn person.
- 16:51And therefore, your conversation goals would happen much more quickly because you're using
- 16:56the principle of leverage with compression, which combines with a law of large numbers,
- 17:01you're going to get better results more quickly.
- 17:05So if you want to learn more about how do we do that, go to mortgage marketing.pro, check
- 17:08out the short video.
- 17:10This may be for you.
- 17:12That's up to you to decide.
- 17:13And now back to our regularly scheduled program.
- 17:17Your selection of the audience though, as you described it, that niche, is that because
- 17:24that's who you most associate with based on your age and I don't know if you've bought
- 17:30or owned a home or whatever, but did you choose that audience because you felt most connected
- 17:34to that audience?
- 17:37Yeah, I think it's mainly from, it's a great question because I don't think I've really
- 17:41thought about that.
- 17:44It's been a weird mix of seeing who is the audience that's gravitated towards me and
- 17:50then also recognizing who do I enjoy serving.
- 17:53And so I think it's come together well in saying that a lot of the people who gravitate
- 17:59towards me are people who are really stressed out and frustrated because people are not
- 18:03giving in the information that they are looking for, going through buying for the first
- 18:07time, because usually the people going from rinsing to buying are the ones who have the
- 18:12most stress and anxiety and overwhelm about the process.
- 18:15And so I found that a lot of those people have gravitated towards me.
- 18:19And also I really enjoy helping people understand, hey, there's a lot going on here, but if
- 18:25we actually take some time to break it down, you can feel more confident about when you're
- 18:30about to go purchase a home, that way you can feel, you can make a better decision.
- 18:35That's kind of why I call it when the house you love my theory is that the more knowledge
- 18:39you have, the more you understand about the home buying process, the easier it is to win
- 18:42the bid against all of the other people who want the same house that you do.
- 18:46And look at your sub headline too.
- 18:47The channel is when the house you love links will be in the show notes, but also the sub headline
- 18:51is the calm way to buy your first home, like that.
- 18:56When did you add that house soon after?
- 18:59I feel like it's been different iterations, but it probably took, it probably took, I
- 19:04think I've been doing YouTube videos for like two and a half, three years.
- 19:07It probably took two years for me to find that language.
- 19:11So what I started doing is I started taking, I have this note on my computer and I call
- 19:17it like voice.
- 19:18And so for me, it's like a brand voice.
- 19:20Anytime someone leaves me like a positive comment, sends me a positive text, sends me
- 19:24a positive email, anything about how the channel helped them or made them feel.
- 19:29I copy, paste it, put into a note.
- 19:32And then what I can actually use that for is marketing, copy in the future and also
- 19:35way to figure out like who are these people?
- 19:38What are they facing?
- 19:39How is this content helped them?
- 19:41And so what I started recognizing is the word calm, kept coming up.
- 19:44I would scroll through and I could just keep seeing calm all the way down.
- 19:48And then what I started recognizing is I think just as I've been trying to be more authentic
- 19:53and who expressing myself through my content, that idea of calm comes through for people.
- 20:00And so I've been trying to really double down on that, trying to figure out how do I,
- 20:03I'm not just here to give general real estate information, I want to help people really
- 20:07go from the stress of their facing because of disinformation and all the emotionality that
- 20:13comes from finances and purchasing home and possibly getting denied for mortgage.
- 20:18And how does my content help them feel more at ease, feel more confident and feel like
- 20:23they're in a position where they have really somebody on their side who's advocating for
- 20:28them through the home buying process that alleviates the rest of the stress.
- 20:34Very interesting.
- 20:36Clearly from that description, you can tell that you care, right?
- 20:39I mean, you didn't come out of the gate of going, hey, I'm going to figure out how to
- 20:43play a game YouTube so I can make it.
- 20:44Right.
- 20:45Right.
- 20:46Right.
- 20:47Right.
- 20:48Sure.
- 20:49I mean, really, and this is what I see with most YouTubers who succeed.
- 20:50Now, I know there's a thousand different ways to do YouTube and we're talking about specific
- 20:53for our industry and stuff like that.
- 20:55So we're not doing like, you know, will it break or stuff like that, you know, right?
- 21:00Yeah.
- 21:01I wish.
- 21:02Well, is that the right name of that show?
- 21:03Will it break or something like that?
- 21:04Will it blend?
- 21:05Will it blend?
- 21:06Will it blend?
- 21:07There's like that in half one.
- 21:09Yeah.
- 21:10The blender, right?
- 21:11Yeah.
- 21:12It's just a different angle.
- 21:13But we're talking about dealing with people and helping them with their financing, essentially.
- 21:16Yeah.
- 21:17God, there's just like so much here.
- 21:22How much time do you spend preparing the content for a given video?
- 21:28That has changed recently.
- 21:30So what I used to do, I used to write out a bunch of notes that I'd have, like, literally
- 21:35on a piece of paper.
- 21:37And so that would probably take me maybe 30 minutes and then I'd press a chord and it would
- 21:41be a one-take thing.
- 21:43So I was never like, I know people get it all in their head and stuff and it's like, if
- 21:48you mess up, who cares?
- 21:49Just keep recording.
- 21:50It's not the kind of deal.
- 21:53And so I first started doing that and would just kind of end up preparing notes on something,
- 21:57doing some research, making sure all my information is as accurate as it can be.
- 22:02And then recording and uploading it.
- 22:05And I was doing that for probably the first, I think about 270 videos now.
- 22:10So probably first 220 videos, we're all like that, just very like, not rehearsed other
- 22:16than notes.
- 22:17And I would literally talk, look at my notes, talk, look at my notes.
- 22:20And you would add in between?
- 22:22No.
- 22:23No, you would look down at your notes and there would be no editing.
- 22:25Yeah.
- 22:26I have a video right now that has the top video on my channel has around half a million
- 22:31views.
- 22:32And it is me.
- 22:33I use my iPad now to put my notes on screen, but it will literally be, I'm walking
- 22:37through my notes.
- 22:38I'm going down, talk about it, look down, talk about it.
- 22:42And so that's a 30 minute video and I'm looking at notes talking through it.
- 22:48So I have transitioned a little bit now to kind of doing more of a scripted method.
- 22:52And I don't think you have to do that.
- 22:55I would suggest people just start anyway that they can.
- 22:57But I'm learning that kind of as your channel grows, you do have to change strategies at
- 23:02some point.
- 23:03You're just kind of testing stuff, seeing what works, seeing what doesn't work.
- 23:06And so I'm going to more of a scripted approach where it maybe takes me an hour to plan out
- 23:11kind of a loose script.
- 23:13And then I actually do use like a teleprompter to run through notes and planning out some
- 23:17different shots and things like that.
- 23:19I don't think it's needed in the beginning for most people.
- 23:23But you do get to a point where I think things, you just want to change your strategy a
- 23:28little bit.
- 23:29See what's working, see what's not.
- 23:31Test it out.
- 23:32Yeah.
- 23:33Can you mention the iPad, is that your version of a teleprompter or something?
- 23:37Kind of.
- 23:38So like I will, I use like a keynote and I will go make literary notes about whatever
- 23:46content I'm speaking on.
- 23:47And I just use an editing software to put my screen recording in my iPad like on half
- 23:52of the screen and then my face is on the other half.
- 23:55And so I do have a separate teleprompter that I use what I do, what I mainly do now,
- 24:00which is having notes on a teleprompter, that's what I'm looking at you through.
- 24:04But I didn't start doing that until probably the last few months.
- 24:11Yeah.
- 24:12So only now are you kind of leveling up your production quality, right?
- 24:14Right.
- 24:15And it's always been that way.
- 24:16Like I first started doing videos with my iPhone.
- 24:19And then I didn't upgrade my camera until YouTube paid me enough to be able to upgrade it.
- 24:25And so each of it is like, each upgrade it comes from this, not necessarily necessity,
- 24:30but comes kind of as a result of growth rather than having this whole setup ready to go
- 24:38at the very beginning.
- 24:39All right.
- 24:40I'm going to do a quick screen share and bring in one of your videos here.
- 24:44You're seeing that, yeah?
- 24:46Yep.
- 24:47Okay.
- 24:48So are you using a vibe board?
- 24:51No.
- 24:52So I am, it's just an iPad pro.
- 24:54I basically take, so that's a keynote slide.
- 24:57So like PowerPoint or keynote with a, I changed the background, but it's probably a black background
- 25:02or maybe a green background.
- 25:05And I will screen record it, put it together in, I use Final Cut Pro.
- 25:09You could use Adobe Premiere or whatever.
- 25:11And then just like green screen out the background.
- 25:14Well, that sounds like a lot of work.
- 25:19I'll stop sharing.
- 25:21It's not terrible.
- 25:22It's a pretty cool effect though.
- 25:23And for those who can't see it, you're basically it's you on video and then to the looking
- 25:27at a screen to the right of his shoulder, there's bullet point texts.
- 25:32But then you're also writing and read pen on that.
- 25:34You're saying that was already pre-done on keynote?
- 25:37Yeah.
- 25:38Yeah.
- 25:39So we just go make the slides, basically export them as an image, throw them onto my iPad.
- 25:44I just use Adobe Fresco to be able to draw on top of it, like with a pen.
- 25:49And you are drawing in real time on your iPad.
- 25:52Yeah.
- 25:53Okay.
- 25:54Got it.
- 25:55Huh.
- 25:56That's interesting.
- 25:57Yeah.
- 25:58So what you see, they're both synced.
- 25:59So like what you see, if I draw on it, it would draw on the screen transparently.
- 26:04Yeah.
- 26:05Yeah.
- 26:06Yeah.
- 26:07Exactly.
- 26:08That's how it looks.
- 26:09That's pretty cool.
- 26:10Because the only other way I've seen that done that I know of is, well, a vibe board is
- 26:12the most recent example I've seen.
- 26:14Which is pretty cool.
- 26:15I don't know if you've seen those.
- 26:16They're not cheap though.
- 26:17No, I haven't seen it.
- 26:18Like 20, let me go back to this just in case I put this on YouTube.
- 26:21What a concept.
- 26:22Um, just so people, I do have a lot of people who comment and ask like, how are you doing this?
- 26:28I promise you, it's not, it's not that hard.
- 26:32Well, yeah, we were doing a call once with my people and Renee Rodriguez is in there and
- 26:38he was on Zoom and he of course has the hookups and he's like, hey, you know, can you pin
- 26:43my, my video and we pin his video, not all of a sudden he turns and he starts writing
- 26:47and it shows up on the, the Zoom just like this.
- 26:50Yeah.
- 26:51Everybody's like, oh, my God.
- 26:55But it's really cool.
- 26:56It's engaging for visual effects.
- 26:57You know what I mean?
- 26:58It makes you stand out.
- 26:59Yeah.
- 27:00Absolutely.
- 27:01Yeah.
- 27:02All right.
- 27:03Let me get back out of this where I'll go down that rabbit hole.
- 27:06Do you do a lot of testing like on thumbnails?
- 27:09Yeah.
- 27:10I, I have a love hate relationship with thumbnails and it's mainly hate because it just feels
- 27:15like the way my brain works is I want there to be a right answer and with thumbnails and
- 27:20videos and everything.
- 27:21There's no right answer.
- 27:22Unfortunately.
- 27:23Yeah.
- 27:24And so every once in a while, I'll go through and test what I've found to work a lot
- 27:27better than doing like a long-term AB thumbnail test with something like TubeBuddy is, and
- 27:33you can't really do this until you have like probably a few thousand subscribers who
- 27:38are watching videos when you put them out.
- 27:41There's no point in doing this in the very beginning because it's not, there's not enough
- 27:44data to do it.
- 27:45Right.
- 27:46But when you start getting people who when you put out a video, you get a, you know,
- 27:49few dozen or a couple hundred people starting to watch.
- 27:52I try to now prepare maybe two thumbnails or two titles and I'll post it with one and
- 28:00then I'll kind of wait and YouTube shows you real-time views.
- 28:04So if maybe after 30 minutes an hour, a couple hours, things are not as maybe high as
- 28:10I would anticipate them as far as like a click through rate that I would expect average,
- 28:14average on the channel, I'll go ahead and swap out a different thumbnail or a different
- 28:18title and just see what changed did views increase, did the click through rate all of a sudden
- 28:24jump through.
- 28:25Right.
- 28:26And it's really interesting because you get a pulse of it in real time.
- 28:28And so you, I can kind of see the curve if I post a video and it's like, okay, it's doing
- 28:32that, change the thumbnail and all of a sudden it starts growing.
- 28:35Yeah.
- 28:36And so it's this very weird thing that I think some people have mastered as an like an
- 28:41art of figuring out how to get a click without being click baity.
- 28:47And I'm, that's like a skill that I'm slowly trying to develop.
- 28:50Well, you know Evan Carmichael.
- 28:52I don't.
- 28:53Oh, really?
- 28:54You might want to check him out.
- 28:55He's a big YouTuber as well.
- 28:57He's interviewed like everybody from Tony Robbins to Oprah to you name it.
- 29:00He's got one of the biggest channels out there.
- 29:03But he is, he is self-proclaimed but he also hangs out with Darryl Yves and all the other
- 29:07people, you know.
- 29:08Sure.
- 29:09I'm just trying to bring him up here real quick.
- 29:12He, I attended a session he did once at social media marketing world or examiner, whatever
- 29:17right.
- 29:18And he is the self-proclaimed testing, you know, guru and has tested every possible thing
- 29:23on his channel.
- 29:24And he, one thing he tests a lot is thumbnails.
- 29:27And what he established was through all the testing he's done is, and you've heard this
- 29:31before, right, the big bold text, all that kind of stuff fully enriched.
- 29:34Sure.
- 29:35And bring quality.
- 29:36And also faces, like faces very, very close, you know, because as you know, it's horrible,
- 29:40right.
- 29:41But let me try and find him on YouTube.
- 29:43So it's amazing the change that you'll get in reaction from like, if, okay, so I was
- 29:48making thumbnails that were like kind of this frame for people watching.
- 29:51So it was like kind of chest up.
- 29:54And then one of my friends who has a channel, a big YouTube channel was like, hey, just
- 29:59zoom into your face.
- 30:01Right.
- 30:02And so I started doing that.
- 30:03And it's amazing to see the change in click through rate when your face is just so much
- 30:06closer.
- 30:07Right.
- 30:08So now it's literally like, maybe neck up.
- 30:11Yeah, just like, just like his or those, it's literally the bottom of the frame is the
- 30:16chin.
- 30:17Top of the frame is like cutting off hair.
- 30:19Yes.
- 30:20Yeah.
- 30:21And he says that these have far outperformed any other thumbnail he's ever tested and
- 30:25he's done thousands of them.
- 30:26So, I don't know.
- 30:28Pretty, where does he got three million subs to shabby?
- 30:33Interesting.
- 30:34Yeah.
- 30:35I have to check that out.
- 30:36Evan Carmichael, right?
- 30:37Yeah.
- 30:38Evan Carmichael.
- 30:39Yeah.
- 30:40Check him out.
- 30:41He's got some resources and stuff like that for YouTube.
- 30:42I actually just signed up for one of his things.
- 30:44So if you want the links later, I'll send them to you.
- 30:46But let's get back to you.
- 30:49Okay.
- 30:51What else am I curious about here?
- 30:52Thumbnail.
- 30:53So we talked about that.
- 30:55I heard you mention on a different podcast, the whole idea of tagging in key words is kind
- 31:00of like not really that important anymore.
- 31:03Is that accurate?
- 31:04Yeah.
- 31:05I do want to say, do you have to, do you have to head out?
- 31:07No.
- 31:08Do you?
- 31:09Because I didn't practice.
- 31:10I don't.
- 31:11Okay.
- 31:12So, so this is the other meeting was canceled.
- 31:13Yeah.
- 31:14So we're going.
- 31:15Okay.
- 31:16Cool.
- 31:17I was looking at 430.
- 31:18I was like, I think you got a hop off, man.
- 31:19Yeah.
- 31:20This is like way too good.
- 31:21So I'm like, no, she's going to, even though she does 100 loans a year, I'm like, no, you can
- 31:23wait.
- 31:24I got Kyle Seagrass.
- 31:25I don't know.
- 31:26She's going to start emailing me.
- 31:29All right.
- 31:30Okay.
- 31:31If you need for editing, you're welcome to ask me that again.
- 31:33Oh.
- 31:34The hell did I say?
- 31:36You asked.
- 31:37Oh, sorry.
- 31:38Let me restart.
- 31:39I'll count it down through to one.
- 31:41So I heard you on another podcast.
- 31:42You were mentioning that tagging in key words, not so much relevant anymore.
- 31:48Yeah.
- 31:49And even YouTube has said that, where tags are only helpful if it's something that could be,
- 31:54I'm trying to think, I can't even think of something on the top of my head.
- 31:57If you're talking about, like apples, for instance, I don't know, random example, are you
- 32:02talking about apple, the company you're talking about, the fruit, like what, what apple you're
- 32:06talking about?
- 32:07Tags can sometimes help add what Google calls a latent semantic indexing keyword in there.
- 32:12All they're looking at is contextual clues.
- 32:14Right.
- 32:15If you mentioned Steve Jobs.
- 32:16Okay.
- 32:17It's probably talking about Apple, the company, not Steve Jobs favorite fruit, the apple.
- 32:20Right.
- 32:21Is what they're doing there.
- 32:23And so in the earlier stages of Google and YouTube, yeah, it used to be keywords, tags,
- 32:30all that kind of stuff where you could kind of game the system a little bit.
- 32:34But YouTube and Google now have become really smart with their algorithms that everyone's afraid of.
- 32:42But I think it actually relieves a lot of pressure because the system used to be, I have to
- 32:46try to game the system, learn the algorithm to then figure out how do I please the algorithm?
- 32:52And what Google and YouTube have done is they've designed the algorithm now to not
- 32:56care a single bit about any of your tags or your metadata or anything like that.
- 33:01They're only cared about, only care about the viewers experience.
- 33:05And so they call these like signals that affect the view basically.
- 33:11And so the analogy that I like to think about is let's say like you were watching a,
- 33:18so let's say I'm watching TV, all right.
- 33:20So there's a TV in front of me.
- 33:21Obviously like light shining on my face. I'm sitting there watching it.
- 33:24And let's say YouTube is in the room.
- 33:27And it's off, YouTube's off to the side.
- 33:29A lot of people think that YouTube is looking at the TV to see is the show good.
- 33:36Right.
- 33:37Is the show colorful?
- 33:39Is it engaging? Is it fast? Is it funny?
- 33:41That's what everyone thinks YouTube is doing.
- 33:44And that's what YouTube used to do.
- 33:46They used to look at the show and see, is this a good show or not?
- 33:49If it is, then we show it to more people.
- 33:51Right.
- 33:52It's now changed where YouTube doesn't even look at the show anymore per se.
- 33:56They've actually zoomed over and they just look at the person watching.
- 34:01So they want to see how long did they want to make care what the show is?
- 34:05Did they watch that show for a long time?
- 34:08Did it create some sort of emotional response?
- 34:11Did they go and watch other that same channel?
- 34:14Did they go and watch different types of videos?
- 34:16What did they do?
- 34:17Or did they click on it and then they immediately went to something else?
- 34:20And so that's all YouTube and Google do now.
- 34:23So they don't really care about.
- 34:24That's why you see videos rank with millions of views.
- 34:27And the title is not engaging.
- 34:31The thumbnail isn't engaging at all.
- 34:34But it will have millions of views because the viewers really liked watching it.
- 34:40And that's what YouTube wants.
- 34:42Is they want to create a good product that people enjoy.
- 34:45And so they found that pleasing their viewers, showing them more videos that make them happy.
- 34:50And engaged is what helps grow YouTube.
- 34:54Okay.
- 34:55So watch time, engagement, things like that.
- 34:58For sure.
- 34:59How does that then come into play though?
- 35:01Keywords.
- 35:02I'm bringing up an example here of a real estate agent.
- 35:04And for agents or anybody who wants to get found in search of like,
- 35:09let's say people are, I want to get in front of people moving from California to Vegas
- 35:14or from wherever to Austin, Texas.
- 35:16You know what I mean?
- 35:17And play into that whole thing.
- 35:18Are you saying it's really not going to be keyword based?
- 35:20It's going to be all on your content?
- 35:23So they work kind of simultaneously.
- 35:25So keywords are, they're a part of like how we interact as people with content.
- 35:33And so I really think the best way to create content.
- 35:37And the reason why I think there's a lot of pressure off because you're not figuring out this algorithm is because
- 35:41think of it like you're giving a talk.
- 35:43So think of it like you're hosting a meeting with somebody else or giving a talk to first time buyers.
- 35:48If I wanted to give a talk to people in Austin, Texas, I am going to name the talk, you know, buying a home in Austin, Texas.
- 35:57Because that's what resonates with people.
- 35:59I'm not going to go and try to stuff keywords because that's what I think YouTube wants.
- 36:04And so keywords are effective, but they're effective from the lens of how do we communicate with other people?
- 36:09How do I tell somebody else with this and with this content is about?
- 36:13Sure.
- 36:14Right.
- 36:15I think the mistake that people make is they go and see a bunch of different keywords and they think they just have to plan for the keyword.
- 36:21And we have to remember that like Google and YouTube are actually not interested on keyword based search.
- 36:28They actually function based on intent based search.
- 36:31So it's like, what is the intent behind the person looking for the video?
- 36:35Because I can make a video about, for instance, I'm trying to make a good example here.
- 36:42If the keyword is what is an appraisal, my video about what to do when your appraisal comes in short, actually might rank at the top.
- 36:51Even though someone else's video is called what is an appraisal.
- 36:54If my video more clearly articulates what an appraisal is and helps people overcome all the challenges that they were looking for based on the intent of their search, then that video is going to rank higher there.
- 37:05So keywords are important in that way.
- 37:07Like YouTube helps us see what other people search for.
- 37:10Right.
- 37:11But it's only from the perspective of how do I communicate?
- 37:14How do I communicate with a person?
- 37:16I think it's the main thing to succeeding while on YouTube is like create content for people and YouTube will reward you.
- 37:23Are the keywords an indicator of what people are consuming or searching for?
- 37:27Yeah.
- 37:28Yeah, and so the keywords, what's great is the YouTube search predictions show you exactly what other people are searching for.
- 37:34Not what like the YouTube algorithm wants.
- 37:36It's what other people are searching for.
- 37:38And so it's the same thing.
- 37:39If a bunch of your friends were like, I would love to, I don't know, none of my friends would do this.
- 37:44I'd love to know more about how to buy a home.
- 37:46Would you put together like a talk on that?
- 37:48Like, okay, great.
- 37:49That's the same thing.
- 37:50I'm getting that information from other people.
- 37:52Right.
- 37:53And just making content that helps people is what will succeed.
- 37:57And have you used that technique to influence or, you know, yeah, influence content that you would produce?
- 38:05The keywords?
- 38:06Yeah.
- 38:07Search.
- 38:08Yeah.
- 38:09Yeah.
- 38:10So that's, I mainly started doing videos through search.
- 38:11And if I could do it again, I'm kind of torn on it.
- 38:14But I could start from the beginning.
- 38:15I don't think I would have.
- 38:17Because it's, it can be an effective strategy, but it's a long process.
- 38:22So basically the search strategy is go find what YouTube is predicting.
- 38:26So, you know, how, what is an appraisal?
- 38:28What to do with my brazil comes in short.
- 38:30Make videos on that.
- 38:32The only problem is YouTube search is just such a smaller portion of YouTube videos being watched.
- 38:40I believe YouTube search only accounts for around 25 to 30% of YouTube traffic.
- 38:45The rest is all suggested.
- 38:48And so if that's the, if those are the actual numbers, why would I focus a ton of time on search?
- 38:54By suggested, do you mean suggested videos?
- 38:56Mm-hmm.
- 38:57Yeah.
- 38:58Okay.
- 38:59So that's where the bulk of your viewership comes from is YouTube looking out, you've already watched your watch time all that and then deciding, oh, they'd probably like something on this.
- 39:08Yeah.
- 39:09Well, that was my mistake in the beginning was I was making stuff that was way too niche down because I was only focused on search.
- 39:16Which again, I don't think it's terrible, but you're, you're serving a much smaller audience looking for very specific search terms.
- 39:23Like, you know, will my eviction help me count against my mortgage approval?
- 39:28That's not going to be suggested to a bunch of people.
- 39:31This is a very like niche, very, very niche audience for somebody searching.
- 39:36So somebody, there might be a few thousand people who searched that over a year.
- 39:39Great. They saw my video.
- 39:40Cool.
- 39:41Mm-hmm.
- 39:42But there's a lot more power, I think, in trying to find what can I make that is creates an element of curiosity for people where if they saw this, they'd be really interested in watching it.
- 39:55And so that's what search is mainly driven off of is what is content that's engaging to people who would be interested in that topic.
- 40:03And so it's, it takes a lot more creativity and it's a lot harder.
- 40:08I think to figure out what works there, but I would have gone back and focused more on that.
- 40:13And I think finding what works well in search comes down to narrowing down who is the person that you're serving.
- 40:20Because when you can articulate, these are the pain points they have. This is what they want.
- 40:25This is the frustrations they're facing. These are the questions that they have that are unanswered.
- 40:29That's what will work really well in search, in my opinion, than just a search based strategy.
- 40:36So the answer to that, the pain points and struggles, like, you know, solutions you solve.
- 40:43That arguably should come from your own understanding of your consumers, your ideal client and all your customers in prospects.
- 40:53That's what should probably feed your video topics is that deep understanding of your market.
- 41:00Yeah. And the hard part too is this is stuff that I'm just now learning and implementing over the past three to four months.
- 41:08So I by no means had any understanding of this and like, it took me, it took me a year, I believe, from a remembered correctly, to get 100 subscribers.
- 41:17Yeah, wow.
- 41:18And so it's like, man, like I wish I would have focused more on the suggested side and maybe had a little bit more of a better understanding of how it all worked.
- 41:29Because I think that I probably would have been a little bit further ahead if I focused on that.
- 41:33So how important then is the headline of the video, what I'll call the headline, the title.
- 41:38Yeah, I think the title is really important.
- 41:40Not from a perspective of how do I trick YouTube into this, but just in like, what is something that's engaging to people?
- 41:48And again, that's something that's like hard to figure out because you might think something is engaging into something else works a lot better.
- 41:56Is this makes sense? The thumbnail and the text that's on the thumbnail, if there is.
- 42:01And then the title of the video, aka headline, that's like the ad for the video to get people to click.
- 42:08Yeah, yeah, it's like the ad or like the branding for it.
- 42:11Like, you know, any products that we use a lot of times, we use them because we fall in love with the brand and the way that it makes us feel.
- 42:18And so videos in that same way are like your thumbnail, your title are basically like the branding or the advertising around that video.
- 42:28Why should somebody even watch it?
- 42:30And it's frustrating. The reason I kind of love and hate the game that part of it is like, you can make this awesome video and have a really crummy title in thumbnail.
- 42:39And no one will watch it.
- 42:41Yeah, I know, I know, that's the difficult part.
- 42:44And I got to give you a shout out, though, man, you did an hour long video on Oregon, Oregon banning the home buyer love letters.
- 42:53I'm like an hour.
- 42:56So this is something new that I've kind of found out and this is a lot of I'm taking cues from a lot of other people who have done this.
- 43:06Basically, I used to do live streams and they kind of be a general Q&A. So have on people ask questions, you answer them.
- 43:13And normally do that for like an hour or two.
- 43:16But then what I found is you can also do the first maybe 20 minutes talking about a topic and then jump into Q&A.
- 43:24And so that's been most of what that is is like, I didn't spend an hour talking about it.
- 43:29Yeah, so first probably 15 to 20 minutes was covering that.
- 43:34And then we jump into Q&A afterwards.
- 43:37But it's more engaging than just, you know, home buyer Q&A is something.
- 43:41But then if I actually have a topic to gather people around, usually creates some more viewership jumping into the Q&A.
- 43:49Yeah, I'm looking at the video. I'm like, yeah, and you're in optimal blue during this video.
- 43:52I'm like, why are you in optimal blue while talking about the home the love letters?
- 43:57I'm sure somebody asked about like, what are average rates or something pricing?
- 44:03And yeah, so I normally send people over there.
- 44:06So I don't, you know, I don't want to have to actually say what a mortgage code is and be liable for that.
- 44:12So in the live stream, you're doing a screen share.
- 44:15And I guess if you're doing a teaching live stream, that makes sense.
- 44:18And I've looked at some of your other videos.
- 44:20You've got some B-roll. You think B-roll is important?
- 44:24I don't know B-roll.
- 44:26I think B-roll is important from a perspective.
- 44:29I'm just learning more about trying to create stuff that helps people watch it longer and stay more engaged.
- 44:35Because most of my videos have been me just sitting and talking on the camera.
- 44:39Maybe there's a notes on screen.
- 44:41And what I found is like, okay, if I test out adding some extra footage in there,
- 44:47or just anything to change it up, increases people wanting to watch it longer,
- 44:51which tells YouTube, hey, this is an even better video.
- 44:54And YouTube pushes it out to more people.
- 44:57And so I think a lot of it is like, there aren't rules about it.
- 45:00Because again, there are channels that are huge.
- 45:02Like, what is it? Clear value tax, I think.
- 45:05All of his thumbnails are just screenshots.
- 45:07He just sits there and like basically passive aggressively yells at people about tax advice.
- 45:14And by his channel is huge.
- 45:16Whereas other channels have like soup, you know, ultra production to them.
- 45:21And so I think a lot of it is you're just, you're just testing out, seeing what works for a long time.
- 45:25I was just doing one camera angle, looking at the camera, talking.
- 45:30And I just want to test adding some B-roll and found that I increased a watch time by like a minute on average, which is huge.
- 45:39And when you go from like a six minute watch time to a seven minute watch time is awesome.
- 45:44And that just helps YouTube push your videos out even further.
- 45:49Yeah, that's what I back to Evan Carmichael for a second.
- 45:51I was briefly glancing at some of his statistics and data research that he had done.
- 45:58And that's what kept that top of mind for me is like he had the similar data and that, you know, the cutaways, the all that kind of jazz.
- 46:05That's absolutely a bit higher production quality.
- 46:07I'm not saying everyone should start there, absolutely not.
- 46:10But when you think about commercials and music videos and movies, you know, a lot of that has that moving on the screen to keep our brain engaged, you know.
- 46:19Yeah.
- 46:20And I think for a lot of people, because I know I was this way too, like I listened to stuff in the beginning about like creating YouTube channels and everyone's telling you, you have to make this.
- 46:29You have to do skits and you have to do all this like crazy stuff.
- 46:33And again, it goes back to like planning out the full strategy of it rather than just starting.
- 46:38And it really is you, it's no different than you picking up anything else or practicing anything else.
- 46:44Right. If I want to go learn how to ski, I can't have the anticipation that I'm going to like go up there and then be like greatest skiing.
- 46:52I have no clue what's involved in skiing.
- 46:54I'm probably going to like break a couple things. It's going to be really ugly.
- 46:57But like that's my expectation.
- 46:59Something that happens with a video where people assume, and it's probably because it's a very public thing that it has to be this fully produced thing.
- 47:07I have to be completely ready to make this awesome video when I first start.
- 47:12And it's like think of like the first time you did a loan or the first time you worked on a real estate deal was like, it wasn't great.
- 47:19You were not the best realtor promise.
- 47:22No, no one is.
- 47:24But you grow into that in each thing that you do gets a little better, a little bit better.
- 47:29And that's the same thing I'm doing is like the first video was me walking around my neighborhood with an iPhone.
- 47:34Like that was not great.
- 47:36But each video gets a little bit better as you practice and practice.
- 47:39And I think for a lot of people, it's just the hard work is showing up and getting into the habit of becoming somebody who creates content.
- 47:48That's the hardest piece.
- 47:50And so I really think like, I think that's, you know, doing stuff like B roll and thumbnails and production and all that is a great thing to work towards.
- 47:59But the best way to start is like, you have an easy way to record.
- 48:03You have the information you know what clients are asking you.
- 48:06Just do something to start there.
- 48:09And then make it the goal, okay, next video I do, I'm going to try to make a little bit better and a little bit better and a little bit better.
- 48:15And just keep up the practice of making video like you would anything else.
- 48:18Amen.
- 48:19And you got to be willing to suck when you first start, right?
- 48:22Yeah.
- 48:23Yeah.
- 48:24And just keep going.
- 48:26Have you, do you know, have you heard of Jennifer Beaston?
- 48:29Yeah.
- 48:30Oh, you have, okay, great.
- 48:31Yeah, I had her on the show as well.
- 48:32And she's obviously leveled up her channel.
- 48:34Yeah.
- 48:35But I just pulled her up right here just out of curiosity.
- 48:37So yeah, and I noticed I followed her.
- 48:39She's, she's recently gone with the full, full rich colors on her thumbnails and big bold text.
- 48:45And the one thing still missing, of course, is like the face closer.
- 48:48But you know, who am I?
- 48:50She's crushing it.
- 48:51Sure.
- 48:52Yeah.
- 48:53That's interesting.
- 48:54All right.
- 48:55All right, let's go back to your channel here before we wrap up.
- 48:58I was noticing the screen share.
- 49:02What is your production?
- 49:06Do you batch film?
- 49:07How do you get this content out?
- 49:09And how often are you uploading videos?
- 49:12I think people who batch film probably need to see a therapist.
- 49:16I don't know how anybody does that.
- 49:18Do you do that?
- 49:19Because I have.
- 49:20Yes.
- 49:21Oh, my gosh.
- 49:22But I don't know.
- 49:23There's no.
- 49:24Who did this way?
- 49:25I'd like to think that that's the way I'm going to produce more content.
- 49:28You know what I mean?
- 49:29Yeah.
- 49:30I think people have that mindset because people take videos as a saying that they don't want to do it to begin with.
- 49:36Right.
- 49:38And I think that again, you have to build the habit of you or somebody who creates content.
- 49:43Somebody who's in the habit of creating content doesn't do it on an off day and batches it because they hate doing it.
- 49:49I just don't think that that's a sort of never seen it to be like a sustainable thing.
- 49:53Just to be clear, what I mean by batch is you carve out a half a day and you film your five or ten videos in that span for the whole month.
- 50:01I don't know if that made sense on that, but that's what I mean by batch.
- 50:05The only time I've I've never seen anybody maybe I'm wrong.
- 50:08Do that and like do it at a sustainable pace.
- 50:12So, but here's the flip side of that.
- 50:14All right.
- 50:15The other side of the coin is like, okay, if I don't plan it out and have a designated day and maybe you're just saying you're going to plan out and carve out one.
- 50:21Sure.
- 50:22For a certain time of window.
- 50:23But I think the challenge is to your point is like everybody's super busy.
- 50:26I have to think I have to like plan out my content.
- 50:29What am I going to say?
- 50:30What are my bullet points?
- 50:31I got to get my camera or phone set up my lighting blah, blah, blah, blah.
- 50:34Like that takes time.
- 50:35Sounds like a time stock, right?
- 50:36Yeah.
- 50:37Yeah.
- 50:38Yeah.
- 50:39I think if it works for you, great.
- 50:41I just don't know.
- 50:42I just haven't seen anybody do it well.
- 50:44Well, then how do you do it?
- 50:45How do you do it?
- 50:46How many of you are uploading a week?
- 50:48Right now I'm doing about once a week.
- 50:50So I normally do one a week and then one one live stream.
- 50:55I was doing one.
- 50:56I was doing five a week at one point in the very beginning and then have kind of slowed down.
- 51:01I'm working on some digital product and then I'll probably scale back up to doing more videos
- 51:06after I'm finished with that.
- 51:07But I literally do one video at a time.
- 51:09And there's also a flexibility that comes with that because I want to see what's happening.
- 51:13What's changing, right?
- 51:14Is there a new program that happens that I need to talk about?
- 51:16Is there something changing in the market that I need to talk about?
- 51:18And there's there's a thing with batching.
- 51:21I just feel like you become really disconnected from what you're creating.
- 51:24And maybe I'm wrong in that.
- 51:26Maybe that works really well for some people.
- 51:29But there's a connectedness that I think comes with saying I'm going to create this video.
- 51:33Put the full thing out.
- 51:34Then work on the next one.
- 51:35I have because I'm investing my full energy into that video.
- 51:38And not just this like I'm just throwing stuff out.
- 51:41People can tell when you're just throwing things at the wall and hoping that you're getting some return from it.
- 51:47Right.
- 51:48And so I think there's I think there's a more of an investment from like I'm just focusing on one video.
- 51:53That don't get me wrong.
- 51:54Like I have tons of I probably have around 300 video ideas like saved in the note.
- 52:00And kind of them categorized like here's my next probably my next 10.
- 52:05Here's the rest of them.
- 52:07But so I always have like a catalog of videos I can go to.
- 52:12That way I'm never sitting there wondering what am I going to make a new video on.
- 52:15But I like to have some flexibility with what I want to create in the future too.
- 52:20Okay.
- 52:21Real quick.
- 52:22I'm in your about section your description.
- 52:25And the links you've gotten here get a little officer referral anywhere in the US.
- 52:28So that's a form they go to fill out right.
- 52:31And are you giving any call to actions in your video?
- 52:36Yeah.
- 52:37So I have been I used to not.
- 52:40And I've learned that I probably need to do that.
- 52:44I've also learned to like not there's this weird balance of not being too pushy.
- 52:48People don't really like what she thinks especially on real estate.
- 52:52And that's not why they're on YouTube either.
- 52:54Yeah.
- 52:55Yeah.
- 52:56People get a heightened sense that especially in real estate.
- 52:58And so I will make some like very more subtle or contextual call to actions.
- 53:03So for instance if I have like a free tool for people to use.
- 53:07I give that if it's only in context that like fits naturally.
- 53:11If I'm talking about whether debt to income ratio is great.
- 53:14I have a free tool about debt to income ratio that can help them out.
- 53:17But it's not just a random plug at the end.
- 53:19And it's never just a hey call me when you're ready kind of thing.
- 53:23It's always contextual to that video.
- 53:26So it fits in really cleanly because then it becomes a next step rather than just a side step called action.
- 53:34So you're doing the end cards and all that?
- 53:36Yeah.
- 53:37I will do the in cards to reference a next video to watch.
- 53:41I found that that works really well.
- 53:43The click through rate normally on that depends on the video.
- 53:47Normally around like five ish percent, which is great.
- 53:50It depends like five to ten percent.
- 53:52But basically it's going from like a you know if I'm making a video about FHA down payments.
- 53:57The next video I want them to watch is what's the next logical step?
- 54:00Like oh well if you learned about down payments here's the rest of the guidelines.
- 54:04Here's my video on 2021 updated guidelines for FHA.
- 54:08Feel free to watch it right here.
- 54:10So what's the next logical step for somebody watching your current video to watch the next one?
- 54:16And you are not repurposing your content across other platforms?
- 54:20No.
- 54:21Is that is that what's the decision behind that because I heard you.
- 54:26I don't want to.
- 54:29Is it because you're not active on those platforms or it's extra work or what is it?
- 54:34Both like I'm not really active on any other platforms.
- 54:37I don't have Facebook.
- 54:38I have Instagram.
- 54:39I use it like for personal use.
- 54:42I don't really do anything business-wise with it.
- 54:45I have a TikTok account but I use it again for personal.
- 54:48It's not like I don't have videos of me dancing.
- 54:50So don't try to find them.
- 54:52Right.
- 54:53Yeah.
- 54:54I don't know.
- 54:55I just have not seen.
- 54:57I don't see a lot of benefit from it.
- 54:58I think that it could work.
- 55:00You do have a podcast.
- 55:01I do have a podcast.
- 55:03Yeah.
- 55:04So we're just repurposing the audio.
- 55:05Yeah.
- 55:06So I will take, just rip the audio from the video, upload it to a podcast.
- 55:10It's the easiest way to make a podcast.
- 55:12You already recorded it.
- 55:13The next step that I am working on is repurposing those into blog posts.
- 55:18So I'm kind of working on a website redesign and then we'll do the same thing.
- 55:21Take popular videos, basically transcribe them and then repurpose it into a blog post.
- 55:27So one piece of content that video made now becomes two extra pieces of content that people can find.
- 55:34Okay.
- 55:35So two things.
- 55:36As we close out here, I want to close out by talking about how this started to impact your business in terms of inquiries for loans and all that kind of jazz production.
- 55:45And then I know you shifted your role from originating to something different.
- 55:48You're welcome to describe that or not.
- 55:50And I obviously added this to whatever degree we need to.
- 55:53But was there at some point where you did start to have people get you up to fill out applications for loans?
- 56:03Yeah.
- 56:04Even when I had around 100 subscribers, I would get people who would reach out and ask if I could help them with the loan.
- 56:10The nice thing about working on the loan side is you can do multiple states in like a whole state area.
- 56:15Realtors have a much harder time because they can only drive within 30-ish minutes.
- 56:20But when I near the end of me stopping originating, most of the loans I was closing were from YouTube.
- 56:29Which is awesome because you don't have to do the whole chasing after Realtors thing, which is really nice.
- 56:35And now, so right now I stopped originating.
- 56:39I just do the education full time.
- 56:42And it depends on the month, but anywhere to 300 to 500 people requesting to be connected with a loan officer per month.
- 56:51That's amazing.
- 56:52That is amazing.
- 56:55Congratulations.
- 56:56Well, thanks.
- 56:57Yeah.
- 56:58It's weird.
- 56:59It drives a lot of interest just from people who want to see it.
- 57:03And even like before, again, it was like even around 100 subscribers, it's like you're still going to get people reaching out to you.
- 57:09Yeah.
- 57:10And you can create a really great business just from a small YouTube channel.
- 57:14I'll give you a success report from today, somebody that is in our little, you know, small lead group of loan officers.
- 57:22She's been on YouTube.
- 57:24What did she say?
- 57:25I don't know if what she said eight, nine months, something around there might even be 12.
- 57:29But she just this past week got two deals for over a million dollars total.
- 57:36Right.
- 57:37She's in California.
- 57:38So one was like 70, the other one was like smaller, but you know, boom.
- 57:41There you go.
- 57:42Yeah.
- 57:43It's a wild.
- 57:44And there's a lot of up front work.
- 57:46Yeah.
- 57:47Yeah, but here's what you know.
- 57:48There's less selling.
- 57:49There's less like, oh, what's your price?
- 57:51And now, you know, these people, this one in one individual happened to be a one was one was purchased one was re-fi.
- 57:56And now you take that purchase.
- 57:58And you're like, hey, do you have a realtor already?
- 58:00You want to buy?
- 58:01No, I don't have a realtor.
- 58:02Oh, right.
- 58:03Yeah.
- 58:04Golden ticket.
- 58:05Let me give one of my VIP realtors this $750,000 purchase.
- 58:08Right.
- 58:09Yeah.
- 58:10Did you do a lot of that like TN up leads for realtors too?
- 58:14Yeah.
- 58:15I would try to.
- 58:16I very quickly transitioned from doing like most of my business being from YouTube to like, I think I'm just going to switch over doing this full time.
- 58:23Yeah.
- 58:24And then some of my dad's company will take care of those people who are in Florida, Tennessee, Ohio.
- 58:30And so I didn't grow it into this like huge YouTube network thing for realtors.
- 58:37Just because I was like, I, you know, I'm not a huge fan of originating.
- 58:41I don't think a lot of people are.
- 58:44So I was like, you know what?
- 58:45I think I like doing the education side a lot more.
- 58:48So transitioned into that.
- 58:50But it is nice to be able to have the role reversed a little bit of instead of trying to go after a realtor spending all this time.
- 58:56They finally send you somebody and they're, you know, they had a bankruptcy yesterday or whatever.
- 59:01It's being able to say, hey, have this pre-proved person.
- 59:04They're fantastic.
- 59:05All they need is for you to help them find a home.
- 59:08And we can get this finished.
- 59:10It's just a much nicer change of pace that way.
- 59:13100%.
- 59:14All right.
- 59:15For anybody who wants to connect with you, let me guess where should we send them?
- 59:18Probably YouTube.
- 59:19YouTube is a great place to go.
- 59:21Okay.
- 59:22I'm going to put a link in the show notes.
- 59:24But the name of your channel is win the house you love.
- 59:27I love that.
- 59:28Fantastic.
- 59:29So listen, man, appreciate your time.
- 59:31I know you're super busy.
- 59:32Listeners go follow him.
- 59:33Go, you know, learn from him.
- 59:36Do you have anything else you want to say before we sign off?
- 59:39Really just, you just got to start.
- 59:42Like start now.
- 59:43Just make a quick video.
- 59:44It doesn't have to be long.
- 59:45Something to help people.
- 59:46That's the best way to get started and other than trying to pull up, plan out the whole strategy.
- 59:51Really just got to start making content and videos.
- 59:55And don't necessarily early on get all hung up on view count and stuff like that.
- 59:59Yes, that's kind of an indicator.
- 1:00:01But this is what I tell people is like if you're considering going on YouTube,
- 1:00:05don't even consider it if you're not willing to put in at least a year.
- 1:00:08Oh, yeah.
- 1:00:09For sure.
- 1:00:11Or more.
- 1:00:13Yeah.
- 1:00:14Yeah, it's got to be a long term.
- 1:00:16It's got to be like, can I, will I do this for the next three to five to 10 years?
- 1:00:19Not a, I made five videos where is everybody at?
- 1:00:22Because that's just not how YouTube works.
- 1:00:24Right.
- 1:00:25And I've had a fair amount of those come through as well.
- 1:00:27It's just like, I've done four videos.
- 1:00:28Where's my leads?
- 1:00:29Yeah.
- 1:00:30Yeah, my dad said that to me.
- 1:00:31He started a YouTube channel too for, for realtors.
- 1:00:34And he made, he made 16 videos, which is great.
- 1:00:36But then he was like, where is everyone?
- 1:00:38It's been, it's been two months.
- 1:00:40Yeah.
- 1:00:41Yeah.
- 1:00:42They're good.
