- 0:45So I appreciate that. Appreciate you for tuning in. Speaking of reaching more people, this conversation, my special guest is Grant Wise. Grant Wise is, I'll call him a phenomenon. How's that?
- 0:56Grant Wise is somebody who can swoop into a business parachute into a business and put on his strategic biz dev cyborg laser focused goggles and be able to identify untapped under optimized areas of business with the existing resources they have in uncover revenue uncover missed revenue.
- 1:24And that's a unique skill set.
- 1:26And that's why I enjoy the conversation I have with Grant in addition to Grant and I consulting together grant is helping me consult on my business also and giving me insights into areas to grow my business.
- 1:39And so we got together in Vegas recently for a fun little gathering at a podcast studio and just have a kind of a straight up open ended conversation about marketing and about, you know, connection over conversion and there's going to be a lot of nuggets and takeaways.
- 1:53Now, Grant is somebody who works with some of the largest real estate teams in North America. We're talking about people who close upwards of 2000 transactions a year, right large teams high producing people that have large teams, but also just high producing individuals as well.
- 2:09And that's what Grant does is helps people optimize what they currently have to get more ROI out of the year, investment their time and effort.
- 2:19So I hope you like this conversation and if you do please leave us a review as I said, give us a like and make sure you check out the show notes for links to go follow Grant and any of the other resources that you want to learn about that we talk about on the podcast.
- 2:32So let's get into this weeks show.
- 2:35Grant wise.
- 2:36What up?
- 2:37Welcome to the show.
- 2:38I would say your last name, but I don't know.
- 2:40That's okay.
- 2:42Yours is easy.
- 2:43You flew all the way from Arkansas just to be here just to see you man.
- 2:47Yeah, yeah, right.
- 2:48Just to get in and get in the room with you and talk talk shop.
- 2:51Right.
- 2:52So we're going to get into the talking shop. I know this is going to be an awesome conversation about real estate marketing.
- 2:56Before we do that for listeners who may not be familiar with you, who is Grant wise.
- 3:02What does he do?
- 3:04I think it depends on who you ask.
- 3:07I am a growth marketing expert.
- 3:11I step into companies and help them understand how to make a lot of money over the last decade.
- 3:16My focus in the real estate space has been paid media as like a means of client acquisition.
- 3:22So helping agents understand how to generate leads, how to do things like remarketing to build brand, how to convert at a really high level.
- 3:29And I have been around.
- 3:33I've been doing it for a minute.
- 3:35I've been on all the stages.
- 3:37I've got to speak.
- 3:38It's some really cool events.
- 3:39Yep.
- 3:40The NARS, the in-mins, the Agent 2021s, where we meet in person.
- 3:43Right.
- 3:44Spoken it.
- 3:46John, Chepp Blacks events and just a lot of really cool things with a lot of really amazing people.
- 3:51I can work with a lot of the top teams in the real estate industry now.
- 3:56I've earned my stripes.
- 3:57I've been doing it long enough finally.
- 3:59Right.
- 4:00Come into organizations and identify opportunities and build marketing and advertising plans to help them have success.
- 4:05But my company, Whitley, what my team does day in and day out is just social media advertising.
- 4:13Whatever agents need Facebook Instagram within the realm of lead generation, video, video remarketing.
- 4:21Any ads strategy you could possibly think of, you know, we're implementing for agents every day.
- 4:25Okay.
- 4:26So you work with a lot of top producing teams.
- 4:32You've named a few of them.
- 4:34I've seen you, you know, as you said, be called up on stages, but you get to align yourself with some of these mega producing.
- 4:39Yeah.
- 4:40I mean, give us a sense of like, when I say mega producing, like, how many transactions is that?
- 4:44Yeah, like 2000 a year.
- 4:452000 transactions a year.
- 4:46So that's not your average real estate deal.
- 4:48What's that?
- 4:49Yeah, that's a lot.
- 4:50What do you find unique and different about people who build a business that big, right?
- 4:58As a real estate agent is what they are.
- 5:00Yeah.
- 5:01This is such a really good question because from marketing and advertising standpoint, my job is to come in and do a bit of an audit on things and identify opportunities.
- 5:10And sometimes people don't realize when you're climbing in the real estate space, it's just growth mode and growth mode typically means some stuff gets.
- 5:21Oh, yeah.
- 5:22It's messy.
- 5:23Some stuff gets missed.
- 5:24Yes.
- 5:25And so it's actually not as difficult as you would think to walk into a team that's doing a hundred a year, five hundred a year, a thousand a year, two thousand a year from a transaction standpoint.
- 5:34And identify very clear areas of opportunity.
- 5:39And the reason I say that is because like if there's an agent maybe watching this or a loan officer that's talking about, you know, agents that do five or 10 deals a year, 20 or 50 deals a year.
- 5:48The reality is is the top producing teams from like a business standpoint from a marketing sales advertising standpoint.
- 5:55They're actually not that different.
- 5:57They still buy leads.
- 5:58Yeah.
- 5:59They still do follow up.
- 6:00They still got a manager database.
- 6:02They still got to build brand.
- 6:03What I find is different about them is just who they are as people.
- 6:06Okay.
- 6:07And I think that companies that grow that big, it's a reflection of the leaders that are in place growing those organizations.
- 6:16Some of the people that I get to work with, some of the nicest people I've ever met my entire life.
- 6:20Yeah.
- 6:21And I think it's a very good, genuine people that want to help, want to serve, want to create an environment where real estate agents can come in and have a lot of success.
- 6:30Whether it's on the team or, you know, futuristically, them going out and having success on their own.
- 6:34But it comes down to who they are as people.
- 6:36It's more of a personal game than it is a business game.
- 6:40Businesses actually really easy.
- 6:42It's the people that run the businesses that are typically pretty hard because we all got our stuff.
- 6:47You know, we've all got our things that we've got to work through.
- 6:50And I'm sure maybe you've heard that saying it.
- 6:53New levels, new devils, right?
- 6:55Yeah.
- 6:56There's a new set of problems that every step that you go and typically it's the person's individual ability to overcome those challenges.
- 7:04A lot of people don't do that.
- 7:06They get to 100 transactions and they're happy there.
- 7:08And they build an amazing life.
- 7:09And that's not to dismiss the success because it's quite an accomplishment.
- 7:13But that's what I find is the most different.
- 7:15Do you like working with the people that are doing, you know, that superstar level 2000?
- 7:19Or, you know, I mean, do you feel like you align with those people better than somebody who's doing 100 or 200?
- 7:23I love it.
- 7:24Yeah.
- 7:25Absolutely.
- 7:26I love working with all of them because everybody's, you know, doing their own thing.
- 7:29Everybody has their own level of success.
- 7:31But getting in and work, I was actually nervous as hell to start doing it.
- 7:35Yeah.
- 7:36Not bad.
- 7:37You're working with somebody at 50.
- 7:38You're working with somebody at 100.
- 7:39It's like working with somebody.
- 7:40Which is actually interesting.
- 7:41Maybe you can unpack that because that's relevant to you, as you know, most of my audience is originators.
- 7:45Some, there's a few select people that I know that do work with big teams.
- 7:48Yeah.
- 7:49But that is a journey in a process to go from I'm working with 30 agents who do three, four deals a year to I'm working with six teams who do 200 a year.
- 7:57Yeah.
- 7:58So how does somebody make that shift?
- 8:00I think it's one of the core contributors that I can see to that success is getting in the right room.
- 8:08Okay.
- 8:09So how do you do that?
- 8:10Masterminds investing in coaching.
- 8:12So attending real estate events and things like that?
- 8:14Attending real estate events, hosting real estate events, being consistently seen as the person that is putting on successful events, I think is.
- 8:22So I love what you do because the reality is like when you're building brand, perception is everything.
- 8:28It's not like perception, we get caught up in it as entrepreneurs with guilt and should we have this yet or should we do that?
- 8:36The reality is like perception is reality.
- 8:38It's a 99% of people.
- 8:39So if I see you wearing a nice watch, I see a hosting event driving the Lambo like my perception is that you are very successful and I am gravitating towards that because it's what I see from myself.
- 8:50So if you can be hosting events even where these top producers are attending, you're being seen.
- 8:57Yeah.
- 8:58So you're kind of latching yourself to success and it's a very successful way to build a brand and build a relationship with the market, which is what your brand is.
- 9:06It's funny to say that because I'm thinking back to locally here in Vegas where I hosted a summit, social media summit where we had a panel of top producing agents.
- 9:15And these weren't like mega, you know, not 2000, not even God.
- 9:18I mean, that's just so stratosphere, right?
- 9:20Like one couple was, I think, doing a roughly a hundred or so.
- 9:24Then there was another guy who came up fast in the last two and a half years exclusively from Instagram and TikTok.
- 9:32I think he closed 16 transactions, which sounds very small compared to, you know what I mean?
- 9:38But for, but still that's like incredible, right?
- 9:4116 transactions just from Instagram and TikTok.
- 9:43But the, but getting back to the point is I remember being there as the MC, the guy with a mic and all of a sudden it's just like, yeah, people look at you differently by power of association.
- 9:54Yep, 100%.
- 9:56That's top contributor success because me getting around those people being in those environments.
- 10:01And that's again, it's investing in coaches, it's being at masterminds, it's participating in events, it's hosting events.
- 10:06It's doing those types of things is what put me there and it didn't start there.
- 10:11You know, right.
- 10:12Ten years ago I was sitting there trying to find somebody that wanted to sell one house.
- 10:16And I'm wondering that's what I'm trying to picture in my head is like that journey.
- 10:20You just took about what you said.
- 10:22You put yourself around the people, the places, the situations.
- 10:25So you became more and more well known.
- 10:27You started to learn more.
- 10:28Yeah.
- 10:29Well, I, you know, and I'm attending.
- 10:30So I'm in Vegas right now.
- 10:31Yeah, right.
- 10:32I'm attending a mastermind tomorrow.
- 10:33Yeah.
- 10:34And I spoke in an event last year.
- 10:37And I said this from stage, you know, I consistently come to these events and attend these masterminds.
- 10:44Because I want to learn from people that are really successful.
- 10:48And this group of people is the absolute most successful in the industries.
- 10:52The coach for a top 1% or 1% in production.
- 10:55But I said what I also want to understand is how to add value to the most productive people in the US and Canada.
- 11:04And that's really, I think it's not just being in the right rooms.
- 11:08You want to be there.
- 11:09You want to learn.
- 11:10But I'm showing up in these real estate rooms.
- 11:12And I don't sell real estate, right?
- 11:14Well, I'm what people would call a vendor.
- 11:16Like I'm sometimes like the guy that everybody wants to leave the room.
- 11:20Right.
- 11:21I show up because I want to learn from these people that are really successful because they've already been through it.
- 11:27But then I also want to hear what they're struggling with.
- 11:31Because if I can understand what your pain points are and I have a solution based on some type of experience I've had,
- 11:39that opens the door for us to have a legitimate conversation.
- 11:42And that's how all of those high level relationships that I have have started.
- 11:45I was in the room and they told me about a problem that they had.
- 11:49I provided a solution and I said, hey, let's connect on that later this next week if you want to chat through it.
- 11:54And 10 times out of 10, that typically led to some type of relationship down the road.
- 12:01And so I think that it's not always just being in the right rooms because everybody says that.
- 12:05What do I do when I'm in the room?
- 12:07Yeah.
- 12:08Well, listen and learn.
- 12:10But then also listen for what people are struggling with.
- 12:13Because if you can identify pain points that somebody has and you can consistently be the person that solves their problem,
- 12:19sometimes you're the second best choice because somebody's in a relationship right now that they're happy with.
- 12:24But something's going to happen.
- 12:26How do you, though, how did you become known, right?
- 12:30Or you're in these rooms and you're listening to the problems and you're like, hey, like if you want to chat,
- 12:36I might be able to help you.
- 12:37But how do you get to that point of like they're even open to you, this guy, grant wise, is like, who are you?
- 12:44Like what happened?
- 12:45What's your origin story, right?
- 12:47To be able to like, as they see, you know, oh, yeah, I know great.
- 12:50I know what he does.
- 12:51Kind of stuff unpack that.
- 12:53I spent years traveling the country speaking for free.
- 12:57Like at the end of the day, like I've been around, you know, now I can say I've been doing this almost a decade.
- 13:04You're like 76 now, right?
- 13:06Yeah, dog ears.
- 13:08Exactly.
- 13:09Or exactly.
- 13:10Right.
- 13:11You know, 10 years ago, I would have begged for like the easy thing.
- 13:17What's the easy thing that gets me on the stages?
- 13:19What's the easy thing that gets me to the people that are selling $2,000?
- 13:23But going through the journey of getting to where I am today is really what I have so much more appreciation for.
- 13:32I've made a lot of money.
- 13:33I've made a lot of, been able to buy cool things.
- 13:36Like, but, but that journey of transformation just becoming who I am today is probably been the thing that I will be the most proud of because I've had to overcome some stuff.
- 13:44I've had to really dig in and overcome some challenges.
- 13:48And it was just making those conscious decisions to invest and flying to Vegas for free.
- 13:55Sometimes on my own dime to speak at, you know, to a room full of 20 people.
- 14:02And then overnighting to Miami and hosting an event with a dozen people.
- 14:08And then a week later going out to Seattle and speaking to 150 people.
- 14:12And it was just doing that over and over and over and over and over again, consistently saying yes to the opportunities that I was begging for.
- 14:18And it always led to business.
- 14:20That's how I fed my family for literally two to three years as we were building technology as we were doing different things that needed to be done.
- 14:28There's a lot of business strategy and, you know, figuring out ads and figuring out time acquisition throughout that process.
- 14:35I was able to build a multi-million dollar training company in a very short time frame.
- 14:39Those types of things help.
- 14:41But off the back of that, it was the hard work of saying yes when it wasn't always the most attractive opportunity.
- 14:48Showing up to speak in front of an auditorium of people and they're only being 20 people in the room.
- 14:54And it's always fun.
- 14:55And getting psyched up to add value to the 20 people.
- 14:58Right, to act like there's 2,000 people in the room.
- 15:01And I've been there.
- 15:02I've been packed rooms.
- 15:04I've spoken at GaryVee's events where the room's full.
- 15:07It's standing room only and you get to add a ton of value.
- 15:09And I've been in the rooms where it looks empty.
- 15:11Right.
- 15:12But that would be the progression of getting to a place where we go back to being seen, associating myself to success.
- 15:21I was on the stage at Inman.
- 15:22I was on the stage at Nar.
- 15:23I was on the stage at GaryVee's event.
- 15:26But let's pause for a second because what I think you're skipping over is you have a skill set though that the agents want.
- 15:35So when you're talking about solving problems, typically it's around business growth, growing leads, making more money, business structure, all that stuff.
- 15:41But so I get to showing up and all that kind of stuff.
- 15:44But what was happening during that same time, but from correct is you've also have developed this unique skill set of how to build a real estate business, right?
- 15:53Like what's your super power, if you will, regarding strategy.
- 15:58Strategy, okay.
- 15:59I can step in any company and within a very short time frame engineer strategy that can help you understand how to acquire customers or not can be understand how to acquire customers can actually help you acquire customers.
- 16:10I think you're right.
- 16:11I'd certainly skipped over the parts that I've helped sell billions of dollars of real estate over the course.
- 16:15Yeah, that'll find point why the top team in the United States or Canada says, yes, yes, coach my team.
- 16:22You know, years ago, I started a real estate brokerage and I was 21.
- 16:28I got kicked out of that brokerage and I was 23, my company.
- 16:31I was asked to leave like Steve Jobs.
- 16:34And I was so frustrated because that company had become my entire identity.
- 16:39I wanted to build a massive company and we wanted to be in 500 markets in five years.
- 16:45And my job was traveling around the country, opening up offices and recruiting people to it.
- 16:49And when I learned throughout that time frame was so interesting.
- 16:52I learned that because we were 100% based business, I could sit down with a realtor and be like,
- 16:57if you do no more business next year, we're going to pay you an extra $60,000 here.
- 17:01And they'd be like, no, I don't want that.
- 17:03What do you mean you don't want that? Are you stupid?
- 17:06And what I learned is that people don't want to make more money.
- 17:09People want to understand how to make more money in this industry.
- 17:13And it's a very key distinction because you could walk into a real estate office today.
- 17:18Say, if you come to my brokerage, I'm going to pay you an extra $100,000 next year.
- 17:22And you see it every single day people don't leave.
- 17:26And I was always fascinated by that.
- 17:29And so you go 21, 223 kicked out of the real estate brokerage.
- 17:34I still leave.
- 17:36And then week of panic.
- 17:39What in the world am I going to do?
- 17:41And so what I realized is, you know what?
- 17:44I'm going to do what I've been, I'm going to teach people to do what I've been trying to get these agents that I've recruited to do.
- 17:50Nobody's listening to me.
- 17:51Even though he said, you're young, you're dumb, you don't get this business.
- 17:55You know, thanks for the increase in paychecks, but like just sit over there.
- 17:59And so I'll never forget I'd virtually no money.
- 18:02It was bankrupt.
- 18:03Put out a Facebook ad.
- 18:04This woman named Tony Thompson called me.
- 18:07And she's like, I hear you can help me sell more estate.
- 18:10Yes.
- 18:12We put out a Facebook ad for this woman.
- 18:14And she sells 48 homes in a single year.
- 18:17Wow, really?
- 18:18And I'm like, okay.
- 18:21This works.
- 18:22Yeah.
- 18:23And so the stuff that I've been trying to teach with Legion and video.
- 18:27This 10 years ago, it's like, what are you talking about?
- 18:30But Tony had success.
- 18:32And then, you know, there's a client misty had success.
- 18:35And then this person got to six figures.
- 18:37And that person got six figures.
- 18:38I got to six figures.
- 18:39Finally, after some time.
- 18:41And started getting into masterminds and stuff like that.
- 18:45And they were like, you need to build a course around this stuff.
- 18:47So that's what we did.
- 18:49And it was designed to teach real estate agents how to use Facebook to generate leads.
- 18:55And we grew, you know, it's always a funny story.
- 19:00I wanted to be in 500 markets in five years.
- 19:03And everybody always says it's a pipe dream.
- 19:05Well, after we launched our course, we were in 500 markets in like five months.
- 19:10And it was wild, just a totally different distinction.
- 19:13But we were helping people actually make money.
- 19:15People were getting leads.
- 19:16People were closing deals.
- 19:17And there's this evolutionary process as you like we look back at it where Facebook ads
- 19:24worked so good for people.
- 19:26And then there was a period where they started working less and less and less.
- 19:29And then five or six years ago, people literally stopped answering the phone.
- 19:33People stopped responding to text messages.
- 19:35People stopped booking appointments.
- 19:37And our clients were freaking out.
- 19:38I was freaking out.
- 19:39I'm like, what am I going to do?
- 19:40I got to figure this out.
- 19:42And we realized that there was something that we did as a company to get realtors on the phone with us
- 19:47that we weren't teaching them how to do.
- 19:48It was called remarketing.
- 19:49We were creating video content and constantly remarketing it to agents, which is how I built a brand.
- 19:55So quickly.
- 19:57And so we started teaching our agents to do the same thing.
- 19:59So we would help them create video content and start remarketing the leads that they were generating.
- 20:04And then, boom, instantaneously, the phones started getting answered again.
- 20:08The text started being responded to again.
- 20:11And you go a couple more years and follow up.
- 20:15We're struggling with follow up.
- 20:16Now we've got to touch the lead 38 times before they'll even respond to us.
- 20:19How are we going to navigate this?
- 20:21And it was just working through those challenges.
- 20:23And so, going back a decade, it was solving one problem, helping agents get leads.
- 20:27Solving another problem, helping them build a brand.
- 20:31Solving another problem, helping them convert.
- 20:33And it was just learning through the lifecycle of each of those issues.
- 20:38And so you get to a point where it's like, all right, well, we've got a strategy here for generating leads.
- 20:43Building a brand and converting more customers.
- 20:45And it seems to work because customers of ours, clients of ours, are acquiring clients very consistently, very predictably and very profitably.
- 20:54And that, I think, is obviously why people are like, yeah, we should let Grant come talk.
- 20:59Because he knows how to make money.
- 21:01Like he knows how to teach people real estate agents how to make money.
- 21:04Oh, you're not getting leads.
- 21:05No problem.
- 21:06You're not converting.
- 21:07But you've got a follow-up system.
- 21:08You're missing the remarketing components.
- 21:10We fix that.
- 21:11We fix your conversion problem.
- 21:12Oh, you don't follow up with your leads.
- 21:13That's fine.
- 21:14Let's fix that.
- 21:15And so it's just understanding the dynamics of the industry, the dynamics of client acquisition.
- 21:20Building strategy around that.
- 21:23Proving it.
- 21:24Time and time and time and again.
- 21:26And then you do that long enough and people like, hey, can you come.
- 21:29Yeah.
- 21:30Somebody get me grant wise.
- 21:31We need to talk.
- 21:32Yeah.
- 21:33Where's the backbone?
- 21:34Well, you build a reputation.
- 21:35You become known for something.
- 21:36We can't move.
- 21:37We're doing that.
- 21:38Yeah.
- 21:39So where is this remarketing happening today?
- 21:41Is this like Facebook remarketing ads and all that kind of stuff or?
- 21:44A lot of what we do is what I call relationship remarketing.
- 21:46So it's you creating branded pieces of content, pulling out the phone, creating videos.
- 21:51And then us taking that and remarketing those leads that you're getting socially, Facebook
- 21:56Instagram and the audience network.
- 21:58And what that does is instantly, as soon as a lead comes in and they go back to Facebook,
- 22:03which is where they're going.
- 22:04Or they go back to Instagram, which is where they're going.
- 22:06They start seeing you everywhere and you start showing up and you start educating and
- 22:10you start building your authority score and you start showing testimonial videos and you
- 22:13start creating credibility in their mind that you're somebody that can help them.
- 22:18That's what makes it so effective is we have a case state of a client.
- 22:23We helped them go from three to $33 million a year in annual production, significant growth
- 22:29over the course of a couple of years.
- 22:32And we looked at a frequency, which is the, they have a frequency score on ads, which
- 22:36is how many times one person has seen an ad?
- 22:39Well, when we analyzed it, we had helped them generate, it was like 3,500 leads.
- 22:45Those 3,500 leads, each, each lead had watched a piece of video content 66 times.
- 22:52Wow, really?
- 22:53Now, each video, it's like two or three times, right?
- 22:55So this is adding a short, short form, 60 to 90 seconds of this content.
- 23:00But one lead saw video content as many as 66 times over the course of weeks, months,
- 23:07years.
- 23:08And they've been able to build this incredibly profitable company and that remarketing
- 23:14element.
- 23:15And I always ask people, like, it wins the last time you fall it up with a lead 66 times.
- 23:18How many LOs do you know, but like get upset because agents won't follow up with leads.
- 23:22Right.
- 23:23Yeah.
- 23:24How many LOs do you know that don't follow up with leads?
- 23:25It's like, it's a, it's a big problem.
- 23:27And remarketing really solves it because we're spending a nickel to get somebody to watch
- 23:33a video for 15 seconds.
- 23:35And it, it's this, you create a video one time.
- 23:37Now you have this marketing asset that's out there working for you day in and day out.
- 23:41And it's keeping you in front of the leads that you're generating.
- 23:45You are the business is number one brand asset.
- 23:49But what agents are trying to do right now is leverage themselves out of the business.
- 23:52How so?
- 23:53Oh, you're not doing it right, right?
- 23:55So they'll start, I have this really silly pyramid of problems that agents go through.
- 24:01First it's leads.
- 24:02Once they solve the lead problem, I've got leads, but I can't convert them.
- 24:05They got to figure out a convert, right?
- 24:07So it's lead sales.
- 24:08Once they figure out how to convert, what happens to every agent we know?
- 24:11They start working 60 to 80 hours a week.
- 24:14I don't want to do this anymore.
- 24:15They get burnt out.
- 24:16They're right.
- 24:17They need help with systems and processes and technology.
- 24:20And that's typically where coaches come in, right?
- 24:22Somebody can coach them on.
- 24:23Oh, you need this.
- 24:25And then they need help understanding how to structure what it is that they're building.
- 24:29Do I want to be a solo agent?
- 24:30Do I want to have a team?
- 24:31Do I want to build a brokerage?
- 24:32And then how do I scale this thing?
- 24:33So when we look at the pyramid of problems and understand that the agent's first core issue
- 24:40is getting leads, what the LO can do is add an enormous amount of value.
- 24:47And you likely see it teaching agents how to acquire customers.
- 24:50This is why a lot of LO's get traction in classes.
- 24:55If you look at going after agents that maybe you're doing more volume, what are they struggling with?
- 25:00Well, they're struggling with systems and processes.
- 25:02You want to help a real estate agent that is doing a lot of business right now, have success,
- 25:09teach them how to build systems and processes.
- 25:11This is why doing classes on technology, CRMs,
- 25:15those different types of things can be really impactful
- 25:18and get agents that are selling four or five, six homes a month into a room
- 25:22because they want to understand how to be more efficient.
- 25:24They want more time with the family.
- 25:25They want more time to enjoy the fruits of their labor.
- 25:30And I kind of forget where I was going with some of that.
- 25:34No, that's okay.
- 25:34That was a lot of information.
- 25:36So thank you for that.
- 25:37There's a couple of things in there.
- 25:38One, you mentioned the, let me take this first question,
- 25:41which is the loan officer positioning themselves as a conduit for that for the real estate agent.
- 25:47Do you find or, or I don't know if you've got any actual real data on this,
- 25:54but the issue of a loan officer helping solve problems for real estate agents?
- 26:01Any, any resistance from agents around that?
- 26:05I think if you're a real estate agent that has a problem, you need somebody to solve it.
- 26:11So you don't care what color the life observer is.
- 26:14I don't know that it matters.
- 26:15You need somebody that you're in rapport with to give you an idea that you're like,
- 26:19I can try that.
- 26:20Yeah.
- 26:21I think that when you look at story frameworks, storytelling frameworks,
- 26:28there's the heroes to journey selling that from Russell Bronson.
- 26:31And we both set out, we set out, we go on two different journeys.
- 26:34There's the journey of achievement and then there's the journey of transformation.
- 26:37Typically when we set out to achieve a goal, we hit a challenge.
- 26:41We come across a challenge and typically at that point in a story,
- 26:45a guide appears to help us overcome the challenge we're transformed.
- 26:49And then we move on to achieve whatever it was that we set out to achieve.
- 26:52All right.
- 26:53Real estate agents, loan officers, contractors, painters, cleaning companies,
- 26:59like these people don't necessarily care who the guide is, they just need help.
- 27:03When you have a problem and you've got to understand the pain that it's causing.
- 27:08It's not just that you're having to work a lot.
- 27:11It's fear, anxiety, stress, relationship damage.
- 27:14Like there's all types of internal struggles that people go through.
- 27:18I don't care who you are, what you look like.
- 27:21If you have a good solution to a problem that I'm having,
- 27:24and you can help me understand how to actually apply it in my life,
- 27:27I'm going to be eternally grateful for what it is that you were able to help me overcome.
- 27:33Because if you take an agent that's doing five deals a month,
- 27:36they're typically working a lot.
- 27:38So helping them create more efficient ways to do that work
- 27:42so that they can have more balance in their life.
- 27:45That's an incredible, incredible thing to do for somebody.
- 27:48And if you're a loan officer that did that, right?
- 27:50You know, the reciprocity on that type of information.
- 27:57I mean, it's just so impactful.
- 27:58What do you say?
- 27:59So I'm going to throw it.
- 28:00We're going to go and Glenn Gary Glenn Ross here for a moment.
- 28:03Remember that movie?
- 28:04Yeah.
- 28:05Remember one of the lines, the leads aren't weak your week.
- 28:09Yeah.
- 28:10Well, how do you feel about real estate leads, you know,
- 28:15and that that's obviously a common go to kind of issue, right?
- 28:19That people are like, oh, the real, the leads suck, right?
- 28:21Well, how do you respond to that having generated thousands of leads?
- 28:25Yeah.
- 28:28The average lead is shared with nine other realtors, meaning the company
- 28:33selling the leads.
- 28:34Yeah.
- 28:35Or they opted on Zelo and then realtor and Facebook and then your website.
- 28:39So that restarts it multiple times 100% and what you see today is that
- 28:44it's really not about speed to lead.
- 28:47It's about speed to relationship and not so many people have great
- 28:52systems that are designed to help them build a relationship.
- 28:55So really cool thing that we did recently was a study on the team
- 29:00that we're working with that is doing 2000 transactions a year.
- 29:03And I was really interested to know what's the average time to close from
- 29:07the time that a lead enters your database to the time that you actually
- 29:10close on a deal.
- 29:11What's the timeline?
- 29:13So we broke it out into Sphere of Influence, PPC SEO, social media
- 29:19advertising.
- 29:20Here's what's fascinating.
- 29:21Sphere of Influence, 345 days.
- 29:26From the time the contact entered the database to the time they close
- 29:30the deal, it took 345 days.
- 29:32Really?
- 29:33SEO, PPC, 353 days.
- 29:37Eight more days.
- 29:40Facebook, 368 days.
- 29:44Only three weeks longer than a Sphere of Influence contact.
- 29:47That's average.
- 29:49Now that means a lot closer than that and a lot closer than that.
- 29:52But this is the average.
- 29:55And the reason I bring this up is something that's so
- 30:00fascinating to go back and look in your own database.
- 30:03Because most real estate agents don't get that Sphere of Influence
- 30:07contacts even take a long time to convert.
- 30:10The sales cycle in this industry is long.
- 30:13If you don't like that, you should consider a new profession.
- 30:19Invest, if you were to take your media buying budget,
- 30:22like your lead generation budget, I'll say it's $2,000 a month.
- 30:26And invest $1,500 of that into sales processes, CRM
- 30:32technology, structure, actual lead management practices,
- 30:36people that can truly convert and have proven mechanisms
- 30:41for doing those things like relationship development stuff
- 30:43and buy literally 25% of the leads that you buy today.
- 30:47You're going to increase your conversion rate
- 30:49astronomically over what it was.
- 30:51Now there's all these little tools and trips,
- 30:53you know, tricks and stuff like that that you can use
- 30:55that can help increase conversion if you are buying.
- 30:57And that's what I'm helping, you know, a lot of people do.
- 31:00What my point is is it's not the leads.
- 31:02That lead that is shared with nine other people,
- 31:04they're going to buy.
- 31:05They may not buy for a year.
- 31:08And they may buy from somebody else,
- 31:10but they are going to buy or they're going to sell.
- 31:12It is your ability to build and maintain a relationship
- 31:15with those people long term through the entire sales cycle.
- 31:19That is what it's going to set you up for success.
- 31:22And so if we as an industry and you're seeing this
- 31:25in real estate now, a lot of people,
- 31:26especially because of the market, budgets got cussed, right?
- 31:30So a lot of people are like,
- 31:32how do I make more with what I have?
- 31:35How do I take my existing database of these hundreds
- 31:37if not thousands of leads I've purchased?
- 31:39And how do I convert those?
- 31:42Great mindset to have.
- 31:44As long as we don't forget that as we come back out
- 31:46and go on another bull run in the industry.
- 31:48Right.
- 31:49But to your point, leads do not suck.
- 31:52It is the systems or the lack thereof systems
- 31:57and processes that everybody.
- 31:58And this isn't a realtor problem.
- 32:00I know this is a loan officer lead gen problem period.
- 32:03This is a running rampant in the L.O. space too.
- 32:07Sure.
- 32:07Other industries do.
- 32:08Every industry.
- 32:09Insurance cars, cars contracting.
- 32:13Yeah, this is everywhere.
- 32:14Because everybody wants the immediate gratification.
- 32:16Right.
- 32:18And I think that's typically how I would respond to that.
- 32:22Tell me about your sales processes.
- 32:24Yeah, so it reminds me of somebody I saw as they said
- 32:27this once is paraphrasing.
- 32:30But basically show me an agent who's complaining
- 32:31about the leads and I'll show you an agent
- 32:33who doesn't have their system and processes set up effectively.
- 32:36So to your point, it's not that you need more leads.
- 32:38You need a better system and process.
- 32:40Most agents need dramatically less.
- 32:43Somebody came in and said,
- 32:44I'll sell you 100 leads for $300
- 32:46and you're like, here's my credit card.
- 32:48Right, right.
- 32:48Thinking that that's going to.
- 32:49Easy money, baby.
- 32:51It's not the way it works.
- 32:53And especially not the way that works anymore.
- 32:55Just as a society,
- 32:56we are doing more of our own research by ourselves.
- 33:00Oh, yeah.
- 33:00Because we don't want to talk to anybody.
- 33:02We don't want to be harassed.
- 33:04One leads shares with nine people.
- 33:06What, nine all the nine of those people
- 33:07have sales animations.
- 33:08Now all of a sudden, I got nine useless emails
- 33:11coming into my inbox every single day
- 33:13for filters that I don't want to talk to yet.
- 33:15It's the relationship component.
- 33:16And that's why I built an entire company around remarketing
- 33:20because your ability to build a relationship
- 33:23with that contact instantaneously
- 33:24and maintain a long-term is crucial.
- 33:27All right, that's good stuff.
- 33:27So you have a quote here on your homepage of your website.
- 33:30We'll put a link in the show notes to your website,
- 33:33Instagram, all that.
- 33:34It says, this is the one thing you can change
- 33:36that can change everything in your business right now.
- 33:39What would that be?
- 33:42So the last few months,
- 33:44I've had this phrase that I've said religiously
- 33:47and it's when you connect more, you convert more.
- 33:51And I developed this really like simple formula
- 33:57over the last decade.
- 33:59This is what helps me walk into companies
- 34:01and say you need to fix that problem.
- 34:04And it's really simple, it's attention
- 34:07plus connection equals appointments.
- 34:09So attention is not like likes, comment shares
- 34:12on social media, that's really powerful
- 34:14but names email addresses phone numbers.
- 34:16People actually coming into your database.
- 34:18That's leads.
- 34:20The connection piece is what I see missing
- 34:25in all of these organizations.
- 34:26Some of the largest teams in the world are missing it.
- 34:31And it's that instantaneous relationship
- 34:34that you start to create with a contact
- 34:36as soon as it comes into your database.
- 34:38It's not the hey, how are you doing?
- 34:39So you're ready to buy and sell a property, right?
- 34:42It's not the hey, are you ready to get pre-approved
- 34:45for a mortgage?
- 34:46So everybody does.
- 34:47It is the content you create
- 34:51that is really just designed to help you build a relationship
- 34:54with a person that you're actually marketing to.
- 34:56It's the educational content.
- 34:57It's the community content.
- 34:58It's the past client testimonials,
- 35:01people sharing their stories of the experience
- 35:02that they've had with you.
- 35:04This is the one thing that I walk into organizations
- 35:07are lead conversions low.
- 35:09Our ROI per lead source is down.
- 35:12What do we do?
- 35:13The agents will follow up with the leads.
- 35:15The agents won't put the frickin' notes in the CRM.
- 35:18Like, what do we do?
- 35:20If you can connect more, you can convert more.
- 35:23It's really hard to connect with people
- 35:25if they want to answer your phone call.
- 35:26Yeah.
- 35:27If they won't respond to your text.
- 35:28I see some of these teams have robot dollars in place.
- 35:30They're making 86 dials on a single contact
- 35:33before that answer the phone.
- 35:34That is nuts.
- 35:36Really?
- 35:37Nuts.
- 35:38But when somebody opts in to become a lead
- 35:42in your real estate business,
- 35:44and you now start showing up every social platform
- 35:48that they visit with valuable video content
- 35:51that helps them understand that you're the authority
- 35:53on this topic,
- 35:54and they have testimonials, past clients, social proof
- 35:57that validate the experience that they get
- 35:58to expect to have with you.
- 36:00You're building a relationship in real time with somebody.
- 36:03Now, they don't know, you don't know them, right?
- 36:05We get into the science of this.
- 36:07It's a parasocial relationship you start to develop.
- 36:09It's a one-sided relationship.
- 36:11But they are studying you.
- 36:12Have you ever met somebody from social media
- 36:14that you've known for a long time?
- 36:15Yeah.
- 36:16You know, like, hey, like,
- 36:19there's no relationship development work happening here.
- 36:21But you feel like there's one?
- 36:22We've already developed a relationship, right?
- 36:25I'm not meeting you for the first time, right?
- 36:27But this is what's happening.
- 36:29So parasocial relationships are what psychologists
- 36:31refer to as one-sided relationships.
- 36:33They're most common in celebrities.
- 36:36This is what's happening to influencers now.
- 36:38This is why influencers were recategorized in early 2020
- 36:43as the newest form of celebrity.
- 36:45Because of the relationships they were developing
- 36:47with people that were following them.
- 36:49Well, now this is happening to realtors.
- 36:51Because they're putting on a lot of video content.
- 36:53And what will happen is they'll be walking down the street.
- 36:55Hey, I know you there.
- 36:56Aren't you that real estate agent?
- 36:58Yeah.
- 36:59And what's so awesome about that is you know
- 37:02that people are watching our content.
- 37:03They're developing a relationship with you.
- 37:05They already feel like they know you.
- 37:06They like you.
- 37:07They trust you.
- 37:08And that's where a lot of our clients
- 37:11end up converting 150% more of the leads that they generate
- 37:16than the average realtor.
- 37:17The average realtor today converts 0.8%
- 37:20of the leads that they generate.
- 37:22It's that connection.
- 37:23Would you say 50% more?
- 37:25100 and 50%.
- 37:28100% sir.
- 37:29Sir.
- 37:30Love it.
- 37:33100 and 50%.
- 37:35Seriously.
- 37:36More.
- 37:37And the biggest difference is that connection piece.
- 37:40So we work with Kyle Whistle, the sorority group
- 37:43out of San Diego, love Kyle, love Brian, his marketing guy.
- 37:4865% increase in lead to appointment conversion rate
- 37:53in 45 days.
- 37:55All right.
- 37:56And maybe get specific because what you're saying is
- 37:58going back to the remarketing.
- 37:59Right.
- 38:00So from the opt-in standpoint, we're talking about a large flow
- 38:04of leads.
- 38:05If they're buying Zilla or realtor.com or something like that.
- 38:07Right.
- 38:08So they're opting in somewhere.
- 38:09Right.
- 38:10And then instead of or in addition to because the normal process
- 38:15you mentioned is the robot eyes, the text, the calls, the automated
- 38:18platforms, CRMs that are doing all of that.
- 38:20Are you removing that?
- 38:21Are you doing that in addition to the in addition to that?
- 38:24And that's where the appointments part of that formula come.
- 38:26So tension plus connection equals appointments.
- 38:28Appointments come from follow up 100%.
- 38:30Right.
- 38:31It's just that you're.
- 38:32But that's about a timing thing, right?
- 38:33Yeah.
- 38:34You're a connection piece with those leads is what's setting you up
- 38:38to set more appointments.
- 38:40And so lead comes into the database.
- 38:43Now they're getting calls, text emails from the organization.
- 38:46Right.
- 38:47But we add the video piece where they're now getting video pieces
- 38:52that are shipped on to them through social media.
- 38:54Right.
- 38:55So they're seeing these really specific pieces of content that we've
- 38:57created that are designed to convert them.
- 38:59And that's what leads to an increase in email open rates, call
- 39:04connection rates, text response rates, and then ultimately
- 39:06appointment rates.
- 39:07So you absolutely keep following up.
- 39:10Keep following up.
- 39:11Sure.
- 39:12Relentlessly.
- 39:13Yeah.
- 39:14What you should see though is an increase in the effectiveness of your
- 39:15follow up because now you're creating that connection with people.
- 39:18Because what they don't have prior to that is whatever they
- 39:21opted into, you know, a CMA or whatever the thing is that they
- 39:24opted into.
- 39:25There's usually lack of connection to your point, lack of trust.
- 39:29And there may be a tire kick during the just fishing, right?
- 39:32Yeah.
- 39:33And they don't want to talk to anybody.
- 39:34So what you're doing is you're layering on top of that.
- 39:36I'm building up this trust in this parasocial relationship over
- 39:40time that lowers the resistance, increases the trust and
- 39:44engagement of connection to now.
- 39:45I feel like I know Grant because I've been is pop it up on my
- 39:48Instagram all the time.
- 39:49Yes.
- 39:50So in that 6th, 8th, 32nd dial or call or whatever, DM happens.
- 39:57Or that 6th, 9th, 12th month in the real estate search.
- 40:01Yeah.
- 40:02Right.
- 40:03Because people are searching longer today too.
- 40:05Everything is going on, you know, with like the market timing
- 40:08interest rates all that kind of let me hold.
- 40:09I know this from shopping for second homes.
- 40:11Let's see.
- 40:12Yeah.
- 40:13So we're taking longer to do that.
- 40:16And you know what?
- 40:17This is popped up in my head relevant to me doing my second
- 40:19home search right now.
- 40:21Do you think it's still easy to win today by simply showing up in
- 40:26the way you described?
- 40:27Like most are still half-assing it.
- 40:29You agree?
- 40:32Is it getting harder?
- 40:34Is it competition wise?
- 40:36The big fish eating smaller fish, you know, that whole.
- 40:39You know, I don't know.
- 40:40I think what's interesting and that I've noticed in a lot of
- 40:42our data when you look at at least social advertising metrics is
- 40:45the average cost per results has gotten better.
- 40:48Okay.
- 40:49And what that means typically is that there's not as many people
- 40:52competing in Facebook's auction system.
- 40:55Oh, sure.
- 40:56And that situation.
- 40:57For attention.
- 40:58And so from months ago interest, like things are going good.
- 41:03The best they've ever been in the real estate industry.
- 41:05Interest rates happen, right?
- 41:07The market flips.
- 41:09180.
- 41:10Yeah.
- 41:11Overnight, a lot changed.
- 41:12Done.
- 41:13Right?
- 41:14So then we go down this two to three, four month period was very
- 41:17unprofitable for a lot of people to be in business.
- 41:19Ghost town.
- 41:20And then, you know, things start to correct themselves.
- 41:22Now we have this kind of like, you know, if you look at the United
- 41:25States as an example, there's this market here has really low
- 41:29inventory.
- 41:30They're back to multiple offers on every house.
- 41:32This market over here has plenty of inventory and they're not
- 41:35experiencing some of the constraints.
- 41:36And there's been so much pent up demand in that market that
- 41:38they're not really experiencing a lot of irregularities like
- 41:41some people might might be.
- 41:44So you see this huge pullback in ad spend across a ton of
- 41:49companies.
- 41:50And what that typically ends up happening as a result of that is
- 41:54you get better ad performance.
- 41:56Right.
- 41:57But how long does it take for people to close?
- 42:02This is why we did this time study on time to close.
- 42:05What's the average time it's going to take for you to close this
- 42:08deal?
- 42:09Because a lot of people are not reaping the words of business
- 42:11efforts that they put in last month.
- 42:13It's last year the same time.
- 42:15And that's something that should really trigger in your mind.
- 42:19It's like, oh, wait, I probably bought 50 leads April last
- 42:23year.
- 42:24Yeah.
- 42:25You go send out a mass text, mass email, how many, how many
- 42:28responses you're going to get back?
- 42:30We already bought.
- 42:31Sorry.
- 42:32We already sold.
- 42:33Sorry.
- 42:34Because you didn't do your job building your relationship with
- 42:35those people.
- 42:36And so I don't know that it matters.
- 42:38Transactions are going to happen every day.
- 42:40Meaning you need to be in front of these people every day.
- 42:42Right now, media buying costs are down as far as budgets go.
- 42:47Not as many people are spending money.
- 42:49It's opened up a door where ad performance is better than it's
- 42:52going to.
- 42:53It's been in a very long time because we're seeing ad stats.
- 42:55We haven't seen in years, like seven, eight years.
- 42:58Which means ad performance is better.
- 43:00Does not mean people are going to transact.
- 43:02It does not in any way shape or form mean that people are going to
- 43:04transact like this right now.
- 43:06But the people that are expanding into markets like this, they're
- 43:11the business people.
- 43:12Like they understand that I may take a hit or I may break
- 43:15even for the next four or five, six, seven months.
- 43:18But as we start to come out of the other side of, you know, some
- 43:21of the irregularities in the market, they're going to win big.
- 43:23It's just how really big teams take over market share.
- 43:26It is a lot of people stop buying.
- 43:28People pick up as many contracts they can.
- 43:31And it leads to greater opportunity.
- 43:33So I don't know.
- 43:34I don't know that we're going to see.
- 43:35You have to look at the data in your markets is transaction volume
- 43:38down in your local market compared to what it was.
- 43:41If the answer is yes, then the answer to your question is yes.
- 43:45If the answer is no, it's kind of neutral.
- 43:47Well, you know what?
- 43:48The business is still happening every day.
- 43:49You've got to get out in front of people.
- 43:51So speaking of getting out in front of people, I think, you know,
- 43:54to put a cherry on top of that.
- 43:55What you're saying is the smart business people, you know, kind of invest
- 43:59when people are scared, right?
- 44:00The old of Warren Buffett thing, right?
- 44:02When there's blood in the streets.
- 44:03Yes.
- 44:04All that stuff.
- 44:05And so smart business people realize that most people are retracting.
- 44:07That's your time to swoop in.
- 44:08This is when I can come in and I can take a bunch of market share.
- 44:11Right.
- 44:121000%.
- 44:13This is not just like a real estate philosophy.
- 44:15This is market philosophy.
- 44:17It has been for years.
- 44:18Look at the stock market.
- 44:20You bring up Warren Buffett.
- 44:21Like this is how people get mega rich.
- 44:23Is there able to come in and scoop up a ton of market share
- 44:27when everybody else is running away?
- 44:29Yeah.
- 44:30And I know companies like I work with some that are literally year over year
- 44:34up 100% from where they were last year.
- 44:37Like there's growth out there if you have this.
- 44:41So you go back to your original question.
- 44:43What's different than team leaders that are doing thousands versus the ones that aren't.
- 44:46It's this thing.
- 44:47It's the mind.
- 44:48People have really prepared themselves for times like this.
- 44:51Any tips you would have.
- 44:52We got like two minutes left.
- 44:54Any tips you would have.
- 44:55Two minutes, man.
- 44:56We've been crushing them.
- 44:57I know, right?
- 44:58Just bang.
- 44:59That was crazy.
- 45:00For the mortgage originator listening where so they've heard there's an opportunity to help agents
- 45:05to get in front of them and help solve problems.
- 45:07Right.
- 45:08What would you suggest to recommend for them to grab market share right now?
- 45:12I think it's a great question.
- 45:16What I would say is that you go back to that kind of silly pyramid of problems.
- 45:21Just understand what type of agent you're going after and then what types of problems that they're going to have.
- 45:26Whether that's lead sales conversion systems and processes.
- 45:31And really do what you recommend, which is host trainings, which is one of the most effective strategies I've legitimately ever seen.
- 45:40It's a strategy that we teach in on the recruiting side for agents to help grow their team.
- 45:46Just training classes.
- 45:49Hosting those types of training experiences where people can get a sense of what it's like to work with you to connect with you.
- 45:56And make your trainings about solving problems that these people have.
- 46:01Because that's what's going to fill the rooms.
- 46:03And so I would say that your greatest opportunity is to understand your client now more than you ever have.
- 46:11And then host training experiences to solve those problems.
- 46:14Do one of ones that can solve those problems.
- 46:16And do it at a level that you've never done before.
- 46:18You're going to have to work, I think, two to three times harder than you ever have.
- 46:21Yeah.
- 46:22To get the same type of result that you were accustomed to getting.
- 46:24And so I think it's just prepare yourself to work.
- 46:26And those that do, we're going to read the rewards.
- 46:29All right. Well, that's probably a good note to go out on, man.
- 46:32You're going to work harder than you ever had to.
- 46:34But the rewards are there too, you know what I mean?
- 46:36100% for those that want to go out and scoop up that market share.
- 46:38All right. So for people who want to connect with grant wise, how do they do it?
- 46:41Yes.
- 46:43Number one thing that you could do is, you know,
- 46:46go learn more about our company and what it is we're doing.
- 46:48Whitley.net, W-I-T-L-Y.net.
- 46:50And obviously we can share that.
- 46:52Yep.
- 46:53But we'd love to connect with anybody that has questions.
- 46:56And we'd love to add value to anybody that we can get the opportunity to.
- 46:59All right, man. Hey, thanks for flying here today to be here.
- 47:02I flew here just for this, just to see you.

- 47:09But, but the meters running out.
- 47:10So, you know, all right.
- 47:12No, listen, thank you very much.
