- 0:59SPEAKER_00: If you guys have not seen her creative videos, I know Inman did a feature on her and a video she did uh this is probably four or five months ago.
- 1:07SPEAKER_00: She does some really creative stuff like Breaking Bad Theme, Big, uh what else?
- 1:13SPEAKER_00: Mission Impossible, Stranger Things, really creative video, and she's used those to get a ton more listings and referrals from other agents.
- 1:21SPEAKER_00: So she's stopping by to uh teach us and to teach us how she does it and elaborate more on that.
- 1:28SPEAKER_00: Welcome to the show, guys.
- 1:29SPEAKER_00: If you're new, I am Dustin Brome, your host.
- 1:32SPEAKER_00: I am a real estate agent here in Salt Lake City, Utah with Cert Salt Lake.
- 1:38SPEAKER_00: I am a member of the EXP Realty.
- 1:41SPEAKER_00: Well, I was gonna say something really weird and out of character.
- 1:43SPEAKER_00: I was I was gonna say squad.
- 1:45SPEAKER_00: I don't say squad.
- 1:46SPEAKER_00: I don't know.
- 1:47SPEAKER_00: I think I just saw it on an Instagram post.
- 1:48SPEAKER_00: Anyways, I'm gonna I'm gonna go back and start that little intro over because that was just weird.
- 1:52SPEAKER_00: What's up?
- 1:53SPEAKER_00: My name's Dustin Brohm, your host.
- 1:55SPEAKER_00: I'm an agent with EXP Realty here in Salt Lake City, Utah.

- 2:50SPEAKER_00: Okay, episode 61 today, guys.
- 2:53SPEAKER_00: I am uh this is a good one because uh one of the agents um so Shannon Milligan, our guest, she is someone who I think she's done video uh better than anyone else out there.
- 3:06SPEAKER_00: Now there's different ways you can use video.
- 3:08SPEAKER_00: We had Karen Carr on the show, and she uses YouTube specifically to uh to do videos on her local area, you know, using keywords, and then when people go to search YouTube, they find her.
- 3:19SPEAKER_00: She's killed it that way.
- 3:20SPEAKER_00: Shannon does it differently.
- 3:22SPEAKER_00: She uses video creatively to highlight new listings and to highlight new properties, and she's used that to get more listings because sellers want they want a cool creative video done for their property too.
- 3:34SPEAKER_00: So she's won a lot of a lot of listing appointments, or sorry, she's won a lot of listings and beat out other uh uh, according to her, bigger agents just because her videos got the sellers' attention and they wanted that marketing for themselves.
- 3:47SPEAKER_00: So she's gonna tell us how to do that.
- 3:49SPEAKER_00: Shannon and I go way back, way back, way back, like three or four years, to Snapchat.
- 3:54SPEAKER_00: We actually met on Snapchat along with m with Jason Frazier, Chelsea Pite, Bucky Beaman, Bob Wall, Ricky G, a bunch of other people from the Snappack Facebook group.
- 4:05SPEAKER_00: We met on Snapchat and and we've turned that into real relationships, ongoing friendships.
- 4:11SPEAKER_00: We've met in real life numerous times.
- 4:14SPEAKER_00: Shannon and I got to hang out in New York City a few weeks ago at Inman.
- 4:17SPEAKER_00: We actually got a cool private tour of the Rockefeller Center where um like M MSNBC and NBC News and all that, we we got to go into their newsroom.
- 4:27SPEAKER_00: That was pretty cool.
- 4:28SPEAKER_00: So Shannon, Shannon's just one of my good friends.
- 4:31SPEAKER_00: We we do go way back.
- 4:32SPEAKER_00: I mean, not since childhood, but you know what I mean.
- 4:35SPEAKER_00: And I really feel like she is the best at what she does.
- 4:38SPEAKER_00: She's an amazing agent and she's an even better marketer.
- 4:41SPEAKER_00: So, guys, this is going to be a great episode.

- 5:44SPEAKER_00: You can do that too.
- 5:45SPEAKER_00: It doesn't have to be a real estate or a business related book.

- 6:05SPEAKER_00: Tim Ferris is he's a Silicon Valley guy.
- 6:08SPEAKER_00: He's a biohacking guru with like, you know, learning how to uh biohack different things with your diet and exercise and stuff.
- 6:17SPEAKER_00: Uh Tim Ferris is very well respected.
- 6:19SPEAKER_00: His podcast is actually one of the biggest shows out there, or at least it was until Joe Rogan came along out of Left Field and became the number one show.
- 6:27SPEAKER_00: But Tim Ferriss' podcast is great.
- 6:29SPEAKER_00: He interviews a lot of CEOs and tech pioneers and all that stuff.
- 6:33SPEAKER_00: Um but the Four-Hour Work Week is a book that is all about efficiency, how you can become more efficient, how you can create shortcuts, and not in the negative way, like in the smart, efficient way, how to create shortcuts for just getting more accomplished in a shorter period of time, how to prioritize, how to cut out stuff that isn't important completely, and he gets specific into exactly how to do it.
- 6:56SPEAKER_00: He uses specific examples and details and scripts and you know a bunch of stuff.
- 7:01SPEAKER_00: The Four Hour Work Week by Tim Ferris, I highly recommend it.
- 7:05SPEAKER_00: Go to, once again, to get any audiobook you want for if you're a new Audible customer, massiveAgentPodcast.com slash free book.

- 7:22SPEAKER_00: So cool.
- 7:23SPEAKER_00: So thank you, Audible, for hooking up our listeners.
- 7:25SPEAKER_00: We appreciate that.
- 7:26SPEAKER_00: All right, let's get into the interview with Shannon Milligan from RVA home team in Richmond, Virginia.
- 7:33SPEAKER_00: She actually had a quote in this interview that I think is fantastic.
- 7:36SPEAKER_00: I'm gonna have to like create a graphic for it, but at some point, and this kind of sums up what I've what what I know about Shannon as an agent and why she has so many so many clients refer her, so many clients coming back to work with her again.
- 7:51SPEAKER_00: The best quote that I I think I've possibly had on this show.
- 7:54SPEAKER_00: I give more shits than I really should by Shannon Milligan.
- 7:58SPEAKER_00: So that guys, great stuff.
- 8:00SPEAKER_00: Take some notes, enjoy.
- 8:02SPEAKER_00: We'll see you at the other end.
- 8:03SPEAKER_00: All right, I'm sitting here with Shannon Milligan, an amazing, amazing agent and content marketer in Richmond, Virginia.
- 8:10SPEAKER_00: Shannon is the founder and uh I don't even know what your title is.
- 8:14SPEAKER_00: The the founder and the president, I guess, of RVA Home Team.
- 8:18SPEAKER_00: Um Shannon, why don't you introduce yourself, let people know if they don't already know who you are, which is crazy to me that that would even be possible, but who are you and how did you get into the business and what brought you to this point?
- 8:29SPEAKER_01: Hey, Dustin, thanks for having me.
- 8:31SPEAKER_01: Uh yeah, like you said, I'm Shannon Milligan.
- 8:33SPEAKER_01: I am here in Richmond, Virginia.
- 8:36SPEAKER_01: I am an associate broker with EXP Realty.
- 8:39SPEAKER_01: So we're we're in this together.
- 8:41SPEAKER_01: And I got into the business, I mean, I got licensed in 2010 after having, you know, like many other agents uh amongst us, a bad experience in real estate.
- 8:52SPEAKER_01: Basically, what happened was I was the marketing associate for six Caldwell banker offices in upstate New York.
- 9:00SPEAKER_01: And when my husband and I had to sell our home, I was marketing our home, but I had to hire a realtor.
- 9:07SPEAKER_01: So I was doing all the marketing and all the advertising.
- 9:10SPEAKER_01: And then when I had to pay a$20,000 commission and I had gotten paid like maybe$16 an hour, I was like, hmm, this is this is uh not quite right in my head, the math.
- 9:22SPEAKER_01: So when we moved to Virginia, I obtained my real estate license and I worked for a large mega team in Northern Virginia, ask Gina and Company.
- 9:32SPEAKER_01: And Gina taught me everything that I know.
- 9:34SPEAKER_01: I worked literally by design from the mailroom up.
- 9:38SPEAKER_01: You know, I wanted to learn all of the contracts and all of the legal part because I had the marketing down.
- 9:45SPEAKER_01: And then once I obtained that knowledge in terms of contracts and the legalities and all of that, then I moved to Richmond and decided to go out of my own.
- 9:54SPEAKER_01: And then in 2012, I sold three homes.
- 9:57SPEAKER_01: Yes, three big homes.
- 9:59SPEAKER_01: That was great.
- 10:00SPEAKER_01: Uh, and by big, I mean not big.
- 10:02SPEAKER_01: And then in 2013, I sold 30.
- 10:05SPEAKER_01: And what I attribute that to was in 2011, I started blogging.
- 10:10SPEAKER_01: And I was blogging usually several times a week, sometimes, you know, twice a day, just depended on the day.
- 10:17SPEAKER_01: But I didn't just sit at home and do nothing while my kids were, you know, at preschool three hours a day.
- 10:23SPEAKER_01: I blogged, and then in 2013, it hit.
- 10:27SPEAKER_01: And so, you know, I had a good year and a half of blogging before I had success.
- 10:31SPEAKER_01: I just believed wholeheartedly that that was going to work for me, and it did.
- 10:35SPEAKER_01: And so that's where I am today.
- 10:38SPEAKER_00: Love it.
- 10:39SPEAKER_00: Well, one of the big reasons you're on the show is your videos.
- 10:43SPEAKER_00: You've done an amazing job with super creative, well done, produced videos.
- 10:49SPEAKER_00: And most of them, they crack me up.
- 10:52SPEAKER_00: Most of them I I I laugh out loud when I when I watch.
- 10:55SPEAKER_00: But um, not only are you one of my favorite people on the planet, and you're freaking hilarious, and anyone who doesn't know you yet, I wish they could know you the way that the way that we we know you, but your videos are are a glimpse into your creativity.
- 11:09SPEAKER_00: And so let's let's talk about your videos.
- 11:12SPEAKER_00: When did you start doing these these clever videos?
- 11:16SPEAKER_00: How do you come up with the ideas?
- 11:17SPEAKER_00: I mean, just let because I I don't think I could even do it to your level.
- 11:22SPEAKER_00: Like you come up with a very creative script, a very creative topic every show or every video, and it you do it better than anyone else I've seen.
- 11:33SPEAKER_00: How the hell do you do that?
- 11:35SPEAKER_01: Well, here's what happened.
- 11:36SPEAKER_01: I because I was blogging so often, I just got writer's block.
- 11:40SPEAKER_01: I mean, I just I covered every topic that I could think of.
- 11:43SPEAKER_01: I had blogged from 2011 to about 2015.
- 11:47SPEAKER_01: Um, and I just I needed another outlet.
- 11:50SPEAKER_01: And it's when I met you and Frazier and and Chelsea Pitts that we all were listening to Gary V, and he was mentioning, you know, you have to be the mayor that sells real estate.
- 12:00SPEAKER_01: And I thought, well, how and he talks a lot about you know, day trading on attention.
- 12:04SPEAKER_01: And I thought, well, the squeaky wheel absolutely gets the oil.
- 12:08SPEAKER_01: How can I make myself stand out?
- 12:10SPEAKER_01: And especially when I'm going on listing appointments, because at the time I was having to interview a lot for a listing appointment, and we were all saying the same thing.
- 12:18SPEAKER_01: And so I just thought, well, let me let me try video.
- 12:22SPEAKER_01: And I went to lunch with my videographer.
- 12:25SPEAKER_01: He had reached out to me, he's an entrepreneur here in Richmond, Virginia.
- 12:29SPEAKER_01: His name is Sam Anderson, and he owns Enzo Media.
- 12:32SPEAKER_01: And I thought, okay, I'll I'll meet you for lunch.
- 12:34SPEAKER_01: We actually met for coffee, and he tried to sell me on the 360 videos, and I was like, no, those are kind of boring.
- 12:40SPEAKER_01: Nobody, nobody watches those, they're too hard to use, but let me try one.
- 12:44SPEAKER_01: So I tried one of the 360 videos, and you know, it was nice to have a video, but nobody likes to use those, nobody's going to share those.
- 12:51SPEAKER_01: And I found that out that I was correct very quickly.
- 12:54SPEAKER_01: So I went to him and I said, What if we did like just a walkthrough video where I'm talking and I say, Hey there, I'm Shannon Milligan from RVA Home Team, broker by UXP Realty, and welcome to 123 Main Street.
- 13:06SPEAKER_01: This house is just so many feet from blah, blah, blah, blah, blah.
- 13:09SPEAKER_01: And he's like, Yeah, let's do it.
- 13:10SPEAKER_01: And so we did that, and I received, you know, maybe 300 views right away.
- 13:16SPEAKER_01: And I thought, okay, I got like two, two likes on the 360 view, but all of a sudden I've got 300 views and it just kept going up.
- 13:25SPEAKER_01: And then I thought, what can I do to top that one?
- 13:28SPEAKER_01: You know, what can I do next?
- 13:30SPEAKER_01: And so I was in front of a house that we were getting ready to film, and I said, Sam, hey, film me in front of this house, then film me in front of the next house, and then come to this one and you'll see what I'm gonna do.
- 13:40SPEAKER_01: So I stood in front of the first house and I said, This house is too big.
- 13:45SPEAKER_01: And then I walked to the next house in the neighborhood and I said, This house is too small.
- 13:49SPEAKER_01: And then I get in front of the listing that I have, and I said, Now this house, this house is just right.
- 13:55SPEAKER_01: And so I was playing off of you know the three little bears, and that one got maybe 1,200 views.
- 14:00SPEAKER_01: And so from then on out, it was how can I top it?
- 14:03SPEAKER_01: And now we've done elaborate, storyboarded videos.
- 14:08SPEAKER_01: Uh, one of the best ones I think that I've done in terms of views had 15,000 or 16,000 views, more than that at this point.
- 14:16SPEAKER_01: And it was where I took Tom Hanks big and I just came up with the concept of, you know, what if what if this kid was shaking a magic eight ball, right?
- 14:25SPEAKER_01: We put it into this century, not the Zolkin or whatever Zolfar or whatever that was in big, but you know, he says he wishes he was big.
- 14:32SPEAKER_01: And and so then we had him, you know, being a little kid going to bed, and then he wakes up big and then he's in the same clothes as what the little kid was in, and he goes through every room.
- 14:41SPEAKER_01: And so we just started to do the storyboarding for that.
- 14:44SPEAKER_01: And it's so it started out with listings, and then we branched out into branding videos.
- 14:49SPEAKER_01: And I've had close to 30,000 views on my uh for sale by owner versus an agent um video, and and that one did really well.
- 14:59SPEAKER_01: We had dually houses for sale, so we used my house, and then we used my neighbor's house, and you know, one was a for sale by owner, and one was with an agent, and we played the whole storyline out.
- 15:08SPEAKER_01: So that one did really well.
- 15:10SPEAKER_01: And so we do we do listing videos, we do branding videos.
- 15:14SPEAKER_01: I'm really excited about the one that um I filmed last week.
- 15:17SPEAKER_01: I'll tell you about that here in a little bit.
- 15:19SPEAKER_01: But that's that's how we got into it, and it's been a real blessing in my life, and it's it's opened up doors, and it's funny people talk about, you know, what's your ROI on that?
- 15:31SPEAKER_01: I I don't know.
- 15:32SPEAKER_01: I mean, I can't put a price on being known in a community for doing X or being known, you know, inside the real estate circle for doing X, because that that results in referrals from agents and business from uh clients and the consumer.
- 15:51SPEAKER_01: And it really makes a difference in a listing appointment when they say, you know, hey, we're gonna think about it.
- 15:58SPEAKER_01: And I said to the people, okay, well, I I can appreciate that and respect that, but may I show you my video just for one minute?
- 16:04SPEAKER_01: And I started to play it, and halfway through it, they slammed their hand on the desk and they said, Just give us a minute.
- 16:10SPEAKER_01: And I thought, oh man, they hate it.
- 16:12SPEAKER_01: This is awful.
- 16:13SPEAKER_01: Why did I show them this?
- 16:14SPEAKER_01: And they came back and they said, You're hired, we're gonna cancel the other interviews.
- 16:17SPEAKER_01: The video made the difference, and so unbelievable.
- 16:20SPEAKER_01: Right, but what's the ROI on that?
- 16:21SPEAKER_01: Like, it's a way to stand out.
- 16:22SPEAKER_01: Everybody's saying the same thing.
- 16:24SPEAKER_01: I'm so great because nobody gives a shit why you're so great.
- 16:28SPEAKER_01: They want to know what you can do for them.
- 16:30SPEAKER_01: And what I tell sellers is like, look what how many eyeballs I can get on your property.
- 16:35SPEAKER_01: You know, this is what I do to get 25,000 views on your house, or you know, we're minimum 3,000 views at this point.
- 16:42SPEAKER_01: And it's it's a differentiator when you're at that listing appointment.
- 16:46SPEAKER_00: Absolutely.
- 16:47SPEAKER_00: Because you and I, you know, we've been friends for years.
- 16:50SPEAKER_00: I've heard I've heard your feedback and I've heard you tell us about these videos, like every time you do them, and and hey, this video led to this listing listing appointment, and this one led to this one, and the sellers shared this, and then we got 10,000 views and blah, blah, blah.
- 17:03SPEAKER_00: It's it's just so cool.
- 17:05SPEAKER_00: Um, what would you say to the people that they're like, I couldn't do that.
- 17:10SPEAKER_00: I don't have a videographer, um, I don't have time.
- 17:13SPEAKER_00: I don't, you know, uh the people that say, well, first off, the people that say that, you know, the video doesn't work, um, I don't even know what to say to those people, to be honest with you.
- 17:24SPEAKER_00: Um, what what do you say to the people that that just don't believe they can do what you're doing?
- 17:29SPEAKER_00: And win is what I mean.
- 17:31SPEAKER_01: You can have reasons or results.
- 17:33SPEAKER_01: You can't have both.
- 17:34SPEAKER_01: And so I wasn't good at video until I was good at video.
- 17:38SPEAKER_01: And even now, sometimes I see myself and I cringe.
- 17:41SPEAKER_01: Listen, nobody likes themselves on video.
- 17:43SPEAKER_01: No, nobody cares.
- 17:44SPEAKER_01: It's you know, nobody likes, oh, I look so pretty there.
- 17:48SPEAKER_01: No, that's not what it is.
- 17:49SPEAKER_01: It's just acting, it's having faith and and acting to have the courage to act in spite of fear.
- 17:56SPEAKER_01: And every time I do it, I walk out on that ledge a little bit and I'm nervous, and I just put on a face.
- 18:04SPEAKER_01: The camera goes on, and I just become an actress for a moment, and I get out of my head, and then when I'm done, my heart is going 50 million you know beats per second.
- 18:14SPEAKER_01: But I did it, and that makes the difference.
- 18:16SPEAKER_01: If I want to have the results, I can't have the excuses.
- 18:20SPEAKER_01: And so I just do it.
- 18:21SPEAKER_01: And if you don't have a videographer, I didn't have one either.
- 18:24SPEAKER_01: I mean, he found me, but you can go and seek one out if you're in a college town.
- 18:30SPEAKER_01: You can call and ask for maybe the the arts department or if they have a um a video department and see if there's somebody that can do it that needs to get credit for school, like an internship.
- 18:43SPEAKER_01: You you can find it, or you can just pull out your phone and you can just record a video.
- 18:49SPEAKER_01: It doesn't have to be anything great in the very beginning because you just have to start.
- 18:54SPEAKER_01: And that's the other thing.
- 18:55SPEAKER_01: You know, I did a 12 days of a RVA Christmas, Richmond, Virginia is known as RVA, and I didn't, I don't know how to edit.
- 19:02SPEAKER_01: I'm not like you, Dustin.
- 19:03SPEAKER_01: Like I am not technical in that sense.
- 19:05SPEAKER_01: So what I did is I made my husband go with me to 12 different locations.
- 19:09SPEAKER_01: He pulled out the iPhone and I just said, Hey there, I'm Shannon Milligan from RVA Home Team, broker by EXT Realty.
- 19:17SPEAKER_01: We're here today at the Independence Golf Club.
- 19:20SPEAKER_01: And did you know that they have this amazing shop?
- 19:22SPEAKER_01: Let me show you around.
- 19:23SPEAKER_01: And I just and I did it in one take and I didn't edit it, and that's what I did, and that's how I started.
- 19:29SPEAKER_01: So I would say get over your BS reasons and and just do it because if you can be the first in your market, anybody after you just looks like they're copying you.
- 19:41SPEAKER_01: And it's always great to be first because nobody's going to then do it.
- 19:45SPEAKER_01: One, at the level that you're doing it, they're always going to be playing catch up.
- 19:49SPEAKER_01: And then two, it it just doesn't look as good when you're two, three, four, five, you know.
- 19:55SPEAKER_01: Um, I I love that song, Nelly.
- 19:58SPEAKER_01: Uh, two ain't a number and three no one remembers, or something like that.
- 20:01SPEAKER_01: You know, you have to be.
- 20:02SPEAKER_00: I think you might need to sing it for us so we can all remember.
- 20:05SPEAKER_01: Yes.
- 20:05SPEAKER_01: Oh, I love Nelly.
- 20:07SPEAKER_01: Oh, such an old school.
- 20:08SPEAKER_01: Um, but that's that's really what I would say.
- 20:10SPEAKER_01: You you just have to get out of your own head and um and just try it.
- 20:16SPEAKER_00: Exactly.
- 20:17SPEAKER_00: It's funny to me how often I hear someone say they're like, Well, I can't do a podcast because I don't know how to record audio, or I don't know how to I don't know how to do something, or I don't know how to do video.
- 20:28SPEAKER_00: I don't you just started and did it.
- 20:31SPEAKER_00: Like this podcast, I just started and did it and learned along the way, you know.
- 20:35SPEAKER_00: And there's it's funny, it's it's not like you were born with a videographer by your side and you weren't born like knowing how to do video.
- 20:44SPEAKER_00: I wasn't born knowing how to do a podcast.
- 20:46SPEAKER_00: We just like anything in life, you have to learn how to do it.
- 20:50SPEAKER_00: Most people just like it's it's really bizarre to me how people take this, I don't know how to do something as the reason why they're not going to.
- 20:58SPEAKER_00: It's like you didn't know how to do anything in your life.
- 21:01SPEAKER_00: Uh and you learned how to do literally everything.
- 21:03SPEAKER_00: So, how's this any different?
- 21:05SPEAKER_00: Uh I just don't think they want to.
- 21:07SPEAKER_00: I just don't think that they um it's laziness.
- 21:10SPEAKER_00: Well, yeah, yeah, that's a big part of it.
- 21:12SPEAKER_00: And self-doubt, you know, can I do this?
- 21:14SPEAKER_00: You know, sure it works for Shannon, but she's so great on video.
- 21:17SPEAKER_00: Can I really do this?
- 21:18SPEAKER_00: But like you said, you didn't know that you were good, you just started it.
- 21:22SPEAKER_00: I love it.
- 21:24SPEAKER_01: I don't think I'm good.
- 21:24SPEAKER_01: And let me just say one thing about the podcast.
- 21:27SPEAKER_01: You know, I'm going to I'm starting to record my podcast this week.
- 21:31SPEAKER_01: You've been helping me along with that, but I don't know how to podcast.
- 21:34SPEAKER_01: So, what did I do?
- 21:35SPEAKER_01: I reached out and I said, Dustin, can I pay you?
- 21:38SPEAKER_01: And can you teach me how to, you know, do this podcast?
- 21:42SPEAKER_01: And and I know you're probably working on like a a course or something eventually, correct?
- 21:48SPEAKER_00: It's in the works.
- 21:49SPEAKER_01: So, you know, there's always there's always an excuse.
- 21:52SPEAKER_01: You and you you can have that excuse.
- 21:55SPEAKER_01: It's you know, it's what my therapist tells me it's not your first thought, it's your second and your third thought.
- 21:59SPEAKER_01: Okay.
- 22:00SPEAKER_01: You have your excuse, and then what are you gonna do about it?
- 22:02SPEAKER_01: Is really your second thought is okay, I don't know this, that's my excuse.
- 22:07SPEAKER_01: Now, what do I do about it?
- 22:08SPEAKER_01: Well, I'm gonna go find somebody that can teach me how to do it, and I'm going to pay them, and I'm going to better myself.
- 22:14SPEAKER_01: It's no different than taking a college class or or a cooking class or anything like that.
- 22:18SPEAKER_01: So find somebody that's teaching video, find somebody that's teaching podcasts, like Dustin's going to be having his course, and invest in yourself.
- 22:27SPEAKER_01: Because here's what I do now.
- 22:28SPEAKER_01: If I can't bet on myself, who am I going to bet on?
- 22:31SPEAKER_01: I will bet on me every time.
- 22:34SPEAKER_00: Love it.
- 22:35SPEAKER_00: Yeah, it it really is bizarre to me how people use this.
- 22:38SPEAKER_00: I don't know how to do something.
- 22:40SPEAKER_00: Like, well, learn.
- 22:42SPEAKER_00: You know, it's if I always use this as an example.
- 22:45SPEAKER_00: If I could do it, if I can learn how to podcast, you sure as hell can.
- 22:49SPEAKER_00: You know, it's it's just it is what it is.
- 22:52SPEAKER_00: Um let's switch gears here.
- 22:53SPEAKER_00: So, Shannon, my favorite video that you've ever done is your Stranger Things one.
- 22:58SPEAKER_00: And you did it at such a great time too, because it was when Stranger Things had just come out.
- 23:02SPEAKER_00: I think season two had just come out on Netflix, and it was kind of um like it was in the discussion, like people were actively talking about Stranger Things, and you came out with this really clever video.
- 23:13SPEAKER_00: Uh and here's the thing with your videos, you don't over-produce it a lot, like you don't go crazy uh with props and like uh takes and all this stuff.
- 23:23SPEAKER_00: Like you have I think you do just enough to make sure that it it makes an impact, but you don't overproduce, like you don't spend thousands and thousands on each video because then you really wouldn't have an ROI.
- 23:36SPEAKER_00: Um how do you how do you come up with these creative ideas?
- 23:41SPEAKER_01: Yeah, so just so you know, my listing videos are about 150.
- 23:45SPEAKER_01: Now my branding videos are a lot more.
- 23:47SPEAKER_01: 150 is a steal.
- 23:48SPEAKER_01: Um it it only takes me about an hour to shoot it, an hour or less.
- 23:53SPEAKER_01: And so we're in and out, but I also come prepared.
- 23:56SPEAKER_01: So I storyboard, and by storyboard, I mean I literally get out a blank email and I write down uh you know what's gonna happen first, what's gonna happen second, and then I go to my videographer the day of I'm like, this is what we're doing, and he just shoots it and we're done.
- 24:11SPEAKER_01: And so it's really quick.
- 24:12SPEAKER_01: And so the way I come up with it is I put most of my energy in the in the front end of it.
- 24:19SPEAKER_01: And I just literally I will watch old movies, I will watch television, I will talk to my kids about what's cool, and I just very much like you, I think you do with your podcast, right?
- 24:30SPEAKER_01: You write down ideas and you have this running list of of what you can do, and and then you find when they come to you.
- 24:36SPEAKER_00: Like whenever it comes to you, you just put it on a list somewhere.
- 24:39SPEAKER_01: Absolutely, and I I really do take time to think about it.
- 24:42SPEAKER_01: Like, I have a great idea for one, and I just have to find the right house.
- 24:46SPEAKER_01: You know, I I don't know if it's going to go with the right house, but the Stranger Things video is we live, it's in my neighborhood where that house was that I was selling, sold it in a day for over asking.
- 24:56SPEAKER_01: Thank you.
- 24:57SPEAKER_02: Bam!
- 24:58SPEAKER_01: Yeah, it was great.
- 24:59SPEAKER_01: And I'm like, well, what's cool about our neighborhood?
- 25:02SPEAKER_01: And what people love about it is it's very wooded and and all of that.
- 25:05SPEAKER_01: And then I was like, well, I had just gotten done binge binge watching season two of Stranger Things, and I was thinking, man, I I hope there's a season three.
- 25:14SPEAKER_01: And then I was like, oh, that's it.
- 25:16SPEAKER_01: Because I could have kids riding on bikes.
- 25:18SPEAKER_01: So it started in my head as I could have kids, my kids, riding their bikes through the neighborhood, and it was much more produced in my head than what we ended up doing.
- 25:27SPEAKER_01: And then I thought, okay, I'll I'll do a Stranger Things spoof, and I made it super simple.
- 25:32SPEAKER_01: I went to Goodwill and I got some older-looking clothes and old navy to get like a jacket that looked like Will's.
- 25:38SPEAKER_01: And so I used my kids in the video.
- 25:40SPEAKER_01: My daughter plays 11.
- 25:41SPEAKER_01: I wanted to shave her head, but I don't think she would have liked that.
- 25:44SPEAKER_01: Um, so I didn't shave the head, but my son played Will, and then I played um, I forget the mom's name, but Winona Ryder's character, and it was such a simple thing.
- 25:54SPEAKER_01: And what's funny is I feel like that's one of my worst ones because I didn't produce it as much, but I get more um comments and praise on that one.
- 26:05SPEAKER_01: And all we did was show up, and I had somebody play an agent, and I said, Hey, you know, I'm so-and-so buyers.
- 26:11SPEAKER_01: I can't think of her name.
- 26:12SPEAKER_01: This is my son Will, her friend Ele, his friend 11.
- 26:15SPEAKER_01: You know, we're looking for an old uh a new house because our old one had some problems.
- 26:19SPEAKER_01: And I titled the whole thing, by the way, Stranger Things Two and a Half or something like that, because episode or season three hadn't come out yet.
- 26:27SPEAKER_01: I don't even think it's come out yet.
- 26:28SPEAKER_01: I'm excited for it.
- 26:30SPEAKER_01: And then um, what what's funny is it's kind of serendipitous.
- 26:33SPEAKER_01: I didn't realize this, but at the end, after we did the home tour, I said, you know, my spiel, and I didn't realize that they had had a hanging light out behind me, like a string of lights.
- 26:46SPEAKER_01: And so it's kind of cool.
- 26:47SPEAKER_01: I wish the only thing I wish I would have done is I wish I would have had somebody flicker it and then me turn and look at it and be like, uh-oh.
- 26:54SPEAKER_01: But um it, I just I capitalized on something that was pop culture at the time, and I took a chance and people loved it.
- 27:03SPEAKER_01: Matter of fact, I was at a restaurant, had no makeup on, wasn't planning on going out, and my husband and I were waiting for a table swim.
- 27:09SPEAKER_01: I went back to the bar, and this guy came up to me and he goes, Oh my god, you you're the Stranger Things girl.
- 27:14SPEAKER_01: You're the one that did that video for Stranger Things.
- 27:16SPEAKER_01: Honey, honey, come here, come here.
- 27:18SPEAKER_01: I I made my wife watch your video.
- 27:19SPEAKER_01: Honey, look, this is the girl that did that Stranger Things video in Salisbury, right?
- 27:23SPEAKER_01: And in that moment, my husband, I don't know that he actually believed that the money I was putting into video was working, and he goes, Holy shit, I get it.
- 27:34SPEAKER_00: That's so cool.
- 27:35SPEAKER_00: That's so cool.
- 27:36SPEAKER_00: Yeah, I had that happen once, not quite that uh dramatically, but I had someone recognize me from myself, like insider videos, and that was pretty cool.
- 27:44SPEAKER_00: It it's just it's funny because when you're when you're producing content, when you're doing, and it doesn't matter what you're doing, podcast, blog, video, whatever, Instagram stories, uh if when you're doing it, sometimes you don't uh it's you only get the feedback when people like reply to you or or they make a comment.
- 28:03SPEAKER_00: And you don't realize uh how many people are consuming it and noticing you and and then watching your videos every time and you have no idea that's going on behind the scenes.
- 28:13SPEAKER_00: You have no idea.
- 28:14SPEAKER_00: But it's happening because you see the view count.
- 28:16SPEAKER_00: Uh and we forget though that each one of those views is a human being.
- 28:20SPEAKER_00: Each one of the the people that have shared a blog article, that's a human being, you know, and and how many people read it or watch it that don't ever uh reply, that don't ever uh share it, you know?
- 28:32SPEAKER_00: So it's crazy.
- 28:34SPEAKER_00: And and I'm glad that that happened to you because it's isn't it like instant validation for you?
- 28:38SPEAKER_00: You're like, wow, this really is working.
- 28:39SPEAKER_00: Like this was I want I wanted people to see it, and now I know they are.
- 28:44SPEAKER_00: Um how has that helped you then?
- 28:46SPEAKER_00: I know you kind of mentioned up front, but how did you how have you used these videos to get more listings?
- 28:52SPEAKER_00: Because what you've been telling me over the last year or two is like these videos are responsible for almost all your listings, aren't they?
- 28:59SPEAKER_00: Or a vast majority.
- 29:00SPEAKER_01: Yeah, so by the way, instant uh recognition really came a year and a half later.
- 29:06SPEAKER_01: So that's that's a big one to put out there.
- 29:08SPEAKER_01: It it took time.
- 29:09SPEAKER_01: Like I just had to have belief that it was going to happen.
- 29:13SPEAKER_01: But by the way, that's my entire career.
- 29:15SPEAKER_01: I just I just have this faith that I will make it no matter what, and and business just appears, and it appears because I work my butt off.
- 29:24SPEAKER_01: You know, it's it doesn't just appear because I put the secret out there and you know think that it's just gonna show up.
- 29:30SPEAKER_01: I believe that God or whoever that is for you, you know, serves up stuff when he sees that you're trying.
- 29:37SPEAKER_01: And so I really tried.
- 29:39SPEAKER_01: It's um it the way it helps me is it's funny.
- 29:43SPEAKER_01: I get some business from consumers.
- 29:46SPEAKER_01: So when I go on the listing appointments, like I said, it's it's a way to differentiate myself between other agents.
- 29:51SPEAKER_01: Matter of fact, I'm getting um a very big listing, which in our our area it's gonna be like a 750, 780, something like that listing.
- 29:59SPEAKER_01: I forget the price, but it's up in the sevens, close to eight listing.
- 30:03SPEAKER_01: And I beat out a very, very big, well-known team here that sells like 350 homes a year.
- 30:09SPEAKER_01: Part of it they told me was my video.
- 30:12SPEAKER_01: The other part of it, they just liked me.
- 30:14SPEAKER_01: And what's interesting about that is video lets people know you, like you, trust you before they meet you.
- 30:20SPEAKER_01: So when you sit down with them, they already have an impression of you.
- 30:24SPEAKER_01: And if you're genuine on video, it's a good impression.
- 30:27SPEAKER_01: So this couple had seen my videos, they already had a great impression of me.
- 30:32SPEAKER_01: And then when we discussed the video we'll be doing for theirs, you know, they were still thinking it over.
- 30:36SPEAKER_01: And when I left, they said, Well, you know, we're still deciding on who we're gonna use.
- 30:39SPEAKER_01: And they called me a couple weeks ago and they said, Hey, we're gonna list with you in March.
- 30:43SPEAKER_01: Um, we just really love your plan.
- 30:45SPEAKER_01: Go ahead and start working on our video.
- 30:47SPEAKER_01: So they wanted me to start coming up with the concept, so it helps with the consumer, but then, you know, it helped a lot with agents, and all of a sudden, my referral business went through the roof.
- 31:00SPEAKER_01: And listen, I'll pay 25% referral fee all day long because I know 75% is something is better than zero, right?
- 31:06SPEAKER_01: So I get a ton of referrals from agents across the country because agents are liking what they see, they think it's different, they think it's fresh, they share it.
- 31:16SPEAKER_01: And now what's really cool is you know, on Facebook groups where people are like, oh, I'm looking for an agent in blah, blah, blah, blah, blah city, and they'll say, Hey, I need an agent in Richmond, Virginia.
- 31:25SPEAKER_01: Agents that I'm not even friends with on Facebook are now tagging me saying, Hey, you got to connect with Shannon Milligan.
- 31:32SPEAKER_01: Her videos are amazing.
- 31:33SPEAKER_01: And I'll I'll look at that tag and I'm like, we're not even Facebook friends.
- 31:38SPEAKER_01: How did you know about my videos?
- 31:40SPEAKER_01: And then I'm getting referrals from that because again, it's it's going above and beyond.
- 31:45SPEAKER_01: It's not just throwing a sales sign in the yard and put it in the MLS.
- 31:50SPEAKER_01: And so that's the way that it has helped me in my business through the consumer, you know, the branding, and then the referrals are amazing.
- 31:58SPEAKER_01: And I'm so appreciative to the people that take that time because I think those agents, not only do they see the fresh approach, I think they also see my personality and they think it, and I hope that this is true, that they see, hey, that girl, she seems nice and she comes from contribution.
- 32:14SPEAKER_01: And what happens is too, they'll click on the videos, and then that leads them to go check out my business page or even my personal page because I keep my personal Facebook page um public.
- 32:23SPEAKER_01: And I think they get to see that I am a genuine, real, caring person, and that I give more shits than anybody should.
- 32:32SPEAKER_01: Like I will I will go to the end of the earth and beyond for you to make you safe in your deal.
- 32:39SPEAKER_01: And agents at the end of the day, that's who they want to refer to.
- 32:42SPEAKER_01: Somebody that's going to make them look great for referring.
- 32:46SPEAKER_01: And the video is what maybe sparks that little, oh, this is interesting.
- 32:49SPEAKER_01: Let me go check out this chick.
- 32:51SPEAKER_01: And then I end up getting the referrals.
- 32:54SPEAKER_00: I love it.
- 32:55SPEAKER_00: Yep.
- 32:55SPEAKER_00: The the power of video is not to be understated.
- 32:58SPEAKER_00: That's how people can get to know like and trust you.
- 33:01SPEAKER_00: Like they can't do that if they can't see you, see how you say things, you know, see the personality that you put into each thing that you're saying or how you say it.
- 33:10SPEAKER_00: It's it's just awesome.
- 33:11SPEAKER_00: Well, your videos uh have done so well, and then Inman did an article about your videos, and I know that they shared your agents of field video, which is hilarious and very, very well done.
- 33:22SPEAKER_00: Shannon, where can people go find?
- 33:24SPEAKER_00: I still have some more questions for you, but uh if people are like, shut up already, I just want to see the damn videos.
- 33:30SPEAKER_00: Where can they find your videos?
- 33:32SPEAKER_01: On my Facebook business page is really the best place, RVA Home Team, and I think it's RVA Home Team brokered by exp Realty.
- 33:40SPEAKER_01: You can check out my YouTube.
- 33:42SPEAKER_01: I think we have most of them on YouTube, which is also RVA Home Team.
- 33:45SPEAKER_01: You won't see the view count on there.
- 33:47SPEAKER_01: I really focus on Facebook views, and then I'll I'll throw them on LinkedIn and that sort of thing.
- 33:54SPEAKER_01: But really, Facebook is where I'm trying to get the views.
- 33:56SPEAKER_01: And by the way, most of those are not paid video views.
- 34:01SPEAKER_01: 99% of those are organic views.
- 34:05SPEAKER_01: So if you see the view count on my Facebook page, so if you go to RV at home team on the Facebook business page, click on videos.
- 34:12SPEAKER_01: You should be able to scroll down.
- 34:14SPEAKER_01: Although what's weird, Dustin, is the other day I went to look at my videos because I wanted to show somebody an example and it it didn't go back as far as it used to.
- 34:21SPEAKER_01: I don't know if that was a glitch on my phone, but um, if you can't find them there, check out the YouTube.
- 34:27SPEAKER_00: And try it on desktop if you want to go way back.
- 34:29SPEAKER_00: That might have something to do with it too.
- 34:31SPEAKER_01: Probably.
- 34:33SPEAKER_00: So you mentioned that it's pretty much all organic reach, which is incredible.
- 34:37SPEAKER_00: See what you're doing, and we've talked about the you know, training the algorithm.
- 34:41SPEAKER_00: You're training the Facebook algorithm that you put out great stuff.
- 34:45SPEAKER_00: And so every time you do a new video or a new post, because of how well they've performed in the past, it just kind of snowballs in the positive direction, where it's like, okay, well, Shannon puts out great stuff as we've seen before, so we're gonna show this post to more people organically than they would have otherwise.
- 35:02SPEAKER_00: And you're training the algorithm that you put out great stuff, and then every time it just kind of it snowballs a little bit more in your favor.
- 35:10SPEAKER_00: And and that's that's so powerful.
- 35:12SPEAKER_00: That's that's another great reason why these videos are so key.
- 35:15SPEAKER_00: And you don't have to spend much on on boosting it, which is awesome.
- 35:19SPEAKER_00: And you you don't really boost at all, right?
- 35:22SPEAKER_01: No, not really.
- 35:23SPEAKER_01: I think I've done it once or twice, and usually that's because uh if a listing hasn't sold, I just want to boost that as my advertisement, not so much for video views on the video, but just to say to the seller, hey, look, you know, we've paid for this advertising and and here's where it went.
- 35:38SPEAKER_01: Um so that's that's the only time we really we really boost.
- 35:43SPEAKER_01: Um I've maybe done it two or three times, and and it's mostly organic.
- 35:47SPEAKER_01: And you know, I have to tell you about the one that that we're working on.
- 35:50SPEAKER_01: When does this come out, Dustin?
- 35:51SPEAKER_00: When does this this will come out on Thursday?
- 35:54SPEAKER_01: All right, I hope it's done by Thursday that your people can see it.
- 35:58SPEAKER_01: I don't know if it will be or not, but last week we filmed it.
- 36:01SPEAKER_01: I'm doing a testimonial video, and I hate, hate, hate with a passion.
- 36:05SPEAKER_01: Do you hate those videos where people are like, hey, I'm Dustin Broome and I'm so great because you know, I don't I don't like those, so I wanted to take something pop culture.
- 36:15SPEAKER_01: Did you know that HGTV bought the old Brady Bunch house and is currently renovating it and has a show on it?
- 36:24SPEAKER_00: I knew that they were going to.
- 36:25SPEAKER_00: I haven't heard anything since they bought it though.
- 36:28SPEAKER_01: Yeah, right now they have like a little web show.
- 36:30SPEAKER_01: I think they're gonna come out with a show show.
- 36:33SPEAKER_01: And I love the Brady Bunch, and what I'm finding is things that are retro are cool again.
- 36:38SPEAKER_01: So I took the Brady Bunch theme and I just can't wait to share it with y'all, and we're doing the the Brady Bunch intro.
- 36:45SPEAKER_01: So it's a testimonial video.
- 36:47SPEAKER_01: It'll make sense when you see it.
- 36:49SPEAKER_01: But you know, I'm really excited about that one, and and I've got another one in the works.
- 36:53SPEAKER_01: But what I was going to say about all this, you will start to realize once you do video for a while, when you are off of the peripheral.
- 37:00SPEAKER_01: So I said to my husband the other day, man, I gotta I gotta get a couple videos in the can because I'm off the peripheral.
- 37:06SPEAKER_01: He's what do you mean?
- 37:07SPEAKER_01: And I'm like, it's been too long since I dropped a video.
- 37:10SPEAKER_01: I do a lot of listing videos, um, but you know, it's been a little slow.
- 37:13SPEAKER_01: And the last couple listings I've had, sometimes I don't want to do it on a small, tiny townhouse because a video can actually make the house look smaller.
- 37:20SPEAKER_01: So I don't do it on every house if it doesn't make sense.
- 37:24SPEAKER_01: But I know that I have to get some videos out there to stay in the forefront.
- 37:30SPEAKER_01: It's just like blogging.
- 37:31SPEAKER_01: You have to do it daily or a couple times a week to stay in the algorithm of Google Juice.
- 37:37SPEAKER_01: You have to do video.
- 37:38SPEAKER_01: I'm not saying you got to do a video every week, that could get expensive, but you have to, you know, at least I'd say once a quarter, have a big video, but then you have to have some listing videos in between there because you have to stay on people's peripheral where they where they see you coming.
- 37:54SPEAKER_01: And then that way when they're ready for you, you are right in front of them and they'll focus on you.
- 37:59SPEAKER_00: That's great advice.
- 38:00SPEAKER_00: No, you're absolutely right.
- 38:01SPEAKER_00: If if you if you do a bunch of great stuff and then stop, people start forgetting about you.
- 38:07SPEAKER_00: And you know, then then they see another advertisement or another Facebook ad or whatever for another agent.
- 38:13SPEAKER_00: And even though they've loved you for the last three years, you have you've been quiet for three months, and then another agent pops up into their news feed, and guess who's top of mind all of a sudden?
- 38:23SPEAKER_00: It's not you.
- 38:24SPEAKER_00: So you're absolutely right.
- 38:26SPEAKER_00: That's uh that's part of it.
- 38:27SPEAKER_00: You gotta well, and consistency, that's one of the like that's the magic that makes all this work, anyways, for many different reasons.
- 38:34SPEAKER_00: So I can't wait to see that video.
- 38:36SPEAKER_00: Um the testimonial videos, like I know that they work.
- 38:40SPEAKER_00: I know they work.
- 38:41SPEAKER_00: I just like personally, because I'm a marketer, I think I'm just cynical and I'm just like, oh, it's another, you know, uh you're getting people to talk about how great you are, and it just it feels weird, but I know that it's not um perceived that way by most people watching.
- 38:57SPEAKER_00: So it is they are worthwhile to do, being that we're just you know in the business as marketers, we're just like, oh here, you know, here we go again.
- 39:06SPEAKER_00: Uh but most consumers don't see it that way because they don't see those videos very often at all.
- 39:10SPEAKER_01: Correct, because people aren't doing it.
- 39:12SPEAKER_01: It's just like you said, I hate them because I mean I am a fanatic about making it about other people.
- 39:19SPEAKER_01: Because here's the truth I don't hire some of my contractor friends.
- 39:22SPEAKER_01: Why not?
- 39:23SPEAKER_01: Because I hate to say this, at the end of the day, it is about well, what are you gonna do for me?
- 39:28SPEAKER_01: And I know that as a consumer, sometimes your friends don't hire you because you haven't shown them what is in it for them.
- 39:35SPEAKER_01: You've shown them what's in it for you.
- 39:37SPEAKER_01: You're gonna get this big fat commission, and you think you're so great.
- 39:40SPEAKER_01: And I don't know, I'm just kind of over all of the Facebook posts, too, of the and I used to do this, by the way.
- 39:45SPEAKER_01: I'm not saying that like I'm not guilty of this, but you know, where you put the screenshot of the wine in front of the computer and writing another offer, nobody gives a shit unless they're the ones that you're writing the offer for.
- 39:58SPEAKER_01: It's just it's it's annoying to me, but you're right, the consumer might not feel that way now.
- 40:03SPEAKER_01: If they have a bunch of agents in their feed, it might get a little overwhelming.
- 40:06SPEAKER_01: But I finally I'm a fanatic about how can I make it about you, the consumer, and less about me.
- 40:14SPEAKER_01: And I'm just all in on customer experiences, not just customer service, and how can I make it about you?
- 40:22SPEAKER_01: You know, and so that's that's what we're working on now.
- 40:24SPEAKER_01: My testimonial video, it's about us because a testimonial video has to be about us.
- 40:29SPEAKER_01: But I'm trying to make it in a more yeah, I'm trying to make it in a more fun though, um not just put a camera on a past client and say, Shannon got us,$30,000 over our asking price.
- 40:42SPEAKER_01: I mean, that's great, but I'm tired of seeing the same video.
- 40:45SPEAKER_01: I feel like if there's a way that you can do it a little more fresh, by means, go ahead and do that.
- 40:51SPEAKER_01: Now, if you're just starting, if that's what you want to start with, go ahead.
- 40:54SPEAKER_01: The consumer, as you said, Dustin, isn't seeing it the way that we as marketers, and I know Dustin, yourself and use you view yourself as a marketer that sells real estate.
- 41:04SPEAKER_01: I mean, I'm I'm probably a little less than you, but at the end of the day, marketing is really what I went to school for, and and that's my jam.
- 41:11SPEAKER_01: And matter of fact, I tell people in listing appointments, I'm a great realtor and I'm a better marketer, and that's why you should hire me.
- 41:18SPEAKER_01: Because with the market shifting right now, it will never be more important than to hire an agent who understands and has the pulse on marketing.
- 41:28SPEAKER_01: And those videos will help you become that marketer in the eyes of that seller.
- 41:35SPEAKER_00: Absolutely.
- 41:36SPEAKER_00: Hey, what of all the videos you've done?
- 41:38SPEAKER_00: And first off, do you know how many of these videos you've done?
- 41:42SPEAKER_01: I don't.
- 41:43SPEAKER_01: I mean, I've probably done, I mean, my my Facebook page says over 99, but that's because I also do a lot of Facebook Lives.
- 41:51SPEAKER_01: Like that's also video, you know, so I use that a lot.
- 41:54SPEAKER_01: But I don't.
- 41:55SPEAKER_01: If I had to venture a guess, I'd probably say with the branding videos and stuff, maybe in the listing videos, maybe 50.
- 42:04SPEAKER_01: It's not a ton, but it's just enough.
- 42:06SPEAKER_02: It's a lot.
- 42:07SPEAKER_01: Well, over two and a half years, so maybe it's not quite that much.
- 42:10SPEAKER_01: Maybe 35 to 50 is what I'd say.
- 42:13SPEAKER_00: Which one's your favorite?
- 42:14SPEAKER_00: Do you have a personal favorite?
- 42:15SPEAKER_00: And I don't necessarily mean which one performed the best or whatever, but which one was your favorite to do?
- 42:20SPEAKER_01: I loved my breaking bad video.
- 42:24SPEAKER_00: Yes.
- 42:25SPEAKER_01: And it wasn't one of the more um, you know, higher performing.
- 42:28SPEAKER_01: It performed well, don't get me wrong.
- 42:30SPEAKER_01: Why I loved that was one, the sellers were older, and I thought there is no way in hell they're gonna let me do this video based on drugs.
- 42:41SPEAKER_01: I went to them and I was like, Do you ever see Breaking Bad?
- 42:44SPEAKER_01: And they said no.
- 42:45SPEAKER_01: And I'm like, full disclosure, it's about somebody cooking meth in a house.
- 42:48SPEAKER_01: And I want to do I want to do a breaking bad video spoof for your house.
- 42:53SPEAKER_01: And they looked at each other and they looked back at me and they're like, okay.
- 42:56SPEAKER_01: And I was like, Do you really know what what you're saying yes to?
- 42:59SPEAKER_01: But I like that one because it was it was borderline, you know, risky.
- 43:07SPEAKER_01: Should I do this or shouldn't I do it?
- 43:08SPEAKER_01: But then we had I had Fiverr make the intro, you know, how it had the um element charts.
- 43:14SPEAKER_01: So we had the element chart come up with the address and and my business name and and all that stuff.
- 43:18SPEAKER_01: So that was super cool.
- 43:20SPEAKER_01: And just the concept, we we used an old airstream, and my buyer agent came knocking on the door.
- 43:25SPEAKER_01: It's just like, Shannon, you have to help me find this and this and this.
- 43:28SPEAKER_01: And I'm like, hey, I think I could cook something up.
- 43:30SPEAKER_01: And it was it was because it was one that I was allowed to take a little risk and be a little more creative.
- 43:38SPEAKER_01: And I mean, I love those sellers for just giving me the blessing to because that could have totally gone the wrong way.
- 43:44SPEAKER_00: Oh, absolutely.
- 43:45SPEAKER_00: So uh when the if they haven't seen the show, I mean it the reason why that resonates with all of us is because we've seen the show.
- 43:53SPEAKER_00: Like if you haven't, you're like, oh my god, this is about methamphetamine.
- 43:58SPEAKER_01: Yep, and the house I was selling.
- 44:00SPEAKER_01: It was a first-time home buyer house.
- 44:02SPEAKER_01: So I had a pretty good shot that these kids knew who breaking bad, right?
- 44:07SPEAKER_01: Like what they knew knew what that was.
- 44:10SPEAKER_01: And I mean, that only took maybe a half an hour to film.
- 44:14SPEAKER_01: And by the way, so we do these little skits, is what I'll call them.
- 44:18SPEAKER_01: And then we do show off the house.
- 44:20SPEAKER_01: Now, sometimes I'm in the middle of it in the house and you'll see me.
- 44:24SPEAKER_01: And sometimes we just do the skit and then it goes into the tour of the house.
- 44:28SPEAKER_01: And then at the end, I'll come back and I'll say something.
- 44:30SPEAKER_01: So it's not always super high produced.
- 44:33SPEAKER_01: Sometimes it's literally a 30-second skit, you know, up to a minute skit, and then it goes into the video.
- 44:40SPEAKER_01: Which by the way, can I talk to you about timing of the video?
- 44:42SPEAKER_00: Yes, please.
- 44:43SPEAKER_01: So a lot of agents give me crap when I post it on Facebook, oh, it's too long, it's too long.
- 44:50SPEAKER_01: I don't care.
- 44:51SPEAKER_01: First of all, the person that's interested in the house, if it's the consumer, they will watch it the whole way through because they want to know about the house.
- 44:58SPEAKER_01: So if it weeds out nine out of ten people, great.
- 45:01SPEAKER_01: Because I'm finding the people that I want to be seeing it.
- 45:04SPEAKER_01: And then that agents of shield, that was a mini video.
- 45:07SPEAKER_01: That was like eight minutes long.
- 45:09SPEAKER_01: People are like, it's too long, a few people.
- 45:11SPEAKER_01: But most of the reaction, I mean, even Inman picked it up because it was it was a branding play.
- 45:19SPEAKER_01: Agents, for the most part, watched it the whole way through because they wanted to see what was going to happen.
- 45:23SPEAKER_01: It was a big, big production story.
- 45:26SPEAKER_00: I think I watched it four or five times all the way through.
- 45:29SPEAKER_00: Seriously.
- 45:29SPEAKER_00: Like it was that good.
- 45:30SPEAKER_00: It's all about the quality.
- 45:32SPEAKER_01: Right.
- 45:33SPEAKER_01: So, you know, I don't care about the time.
- 45:35SPEAKER_01: Now I'm not gonna make a four-minute video of just a house tour.
- 45:40SPEAKER_01: No, nobody's gonna watch that.
- 45:41SPEAKER_01: But if it's a minute of my skit and then two and a half minutes of the house tour, making it three and a half minutes, fine.
- 45:48SPEAKER_01: It doesn't always have to be just a two-minute video.
- 45:51SPEAKER_01: I tried a minute and 30 second one.
- 45:54SPEAKER_01: I showed my client.
- 45:55SPEAKER_01: I hated it.
- 45:55SPEAKER_01: I said, Do you like this?
- 45:57SPEAKER_01: And she was being so nice.
- 45:58SPEAKER_01: And I said, just so you know, I hate it.
- 46:00SPEAKER_01: We never put it out, and then I refilmed it, and it was the um you remember me being the elf at Christmas time?
- 46:07SPEAKER_01: Yeah, that's what that one ended up being.
- 46:09SPEAKER_01: That was a second film because I hated the minute and a half.
- 46:13SPEAKER_01: It didn't allow me to tell the story.
- 46:15SPEAKER_01: And at the end of the day, I'm gonna attract people that are like me because it's just gonna be a better experience.
- 46:21SPEAKER_01: So if that's not your cup of tea, don't watch it.
- 46:23SPEAKER_01: Move on to something else.
- 46:24SPEAKER_01: But the people that are gonna watch it are the people that I'm targeting, and it's who I want to work with.
- 46:29SPEAKER_01: And so I say don't worry about it unless you're just doing eight minutes of nothing and boring, then of course it's too long.
- 46:37SPEAKER_01: But I don't worry so much about the time.
- 46:40SPEAKER_00: Right.
- 46:40SPEAKER_00: Well, the time is just one factor, and there's so many different variables to what the length should be.
- 46:46SPEAKER_00: I I get asked that all the time is how how long should a podcast be?
- 46:50SPEAKER_00: How long should a video be?
- 46:51SPEAKER_00: And it depends on so many things.
- 46:53SPEAKER_00: If your only goal was to get the most people possible to watch 100% of the video, then you you might want to be like, okay, the optimal time is three minutes and thirty seconds.
- 47:03SPEAKER_00: And then I want to be But that's not the goal.
- 47:06SPEAKER_00: Your goal is to get more listings locally and to become better known and to brand yourself locally as the agent who does killer videos and is a killer marketer.
- 47:15SPEAKER_00: And if you happen to get agents uh referring you business from that, awesome.
- 47:20SPEAKER_00: But I know that that's like you're not producing the videos to get referrals from agents, so I know that's not even your demographic.
- 47:26SPEAKER_00: You're doing it right.
- 47:28SPEAKER_00: And you know, like, and I think we all know it when you do a video that just drones on, we know.
- 47:35SPEAKER_00: You know, you know when you do it, you know when you record it.
- 47:38SPEAKER_00: I've done some podcast episodes where I'm like, God, that was like that I haven't been happy about that I just keep going on and on and on, or it's too slow to get into it, or whatever.
- 47:47SPEAKER_00: I know.
- 47:48SPEAKER_02: Um just do what makes sense.
- 47:50SPEAKER_00: Yeah, yeah, exactly.
- 47:52SPEAKER_00: If you're so that's why I don't like people to worry about the length because it just has to be long enough.
- 47:59SPEAKER_00: It just has to be long enough.
- 48:00SPEAKER_00: Not too long, but long enough.
- 48:02SPEAKER_01: If you're just starting, why are you worried about camera angles and this and that?
- 48:06SPEAKER_01: Just do it.
- 48:07SPEAKER_01: Just start, don't worry about the time as long as you're not being boring.
- 48:10SPEAKER_01: And by the way, I do get a ton of business from agent referrals because it, but it's a byproduct.
- 48:16SPEAKER_01: They like what I'm doing for the consumer, and then they send me referrals.
- 48:21SPEAKER_00: So, you know, when you do they respect what you're doing.
- 48:23SPEAKER_00: They're like, wow, you do a great job for your clients for what you're doing.
- 48:27SPEAKER_00: They recognize it, they respect it, and you know, that's why you have people that you're not even connected with referring you because you're on their radar.
- 48:34SPEAKER_01: Agreed.
- 48:35SPEAKER_01: And you know, I think we sold 47 homes last year.
- 48:38SPEAKER_01: Maybe, maybe of that 20 we're listing something like that.
- 48:41SPEAKER_01: And I have to tell you, with the shift, I'm like everybody else, I get a little nervous.
- 48:45SPEAKER_01: You know, what's gonna happen with the shift coming?
- 48:47SPEAKER_01: Some people don't think there is one.
- 48:49SPEAKER_01: I can tell you I feel it.
- 48:50SPEAKER_01: Like I just that's the best I can tell you.
- 48:52SPEAKER_01: But I'm really glad that I started video when I did because I feel like it's giving me a little bit of that marketing edge.
- 49:00SPEAKER_01: And it's just, you know, I'm excited.
- 49:02SPEAKER_01: I'm going to go more on video this year.
- 49:05SPEAKER_01: I'm already filming another one.
- 49:06SPEAKER_01: The next one's going to be pretty cool.
- 49:08SPEAKER_01: I'm excited about it.
- 49:09SPEAKER_01: It's going to be a branding video as well.
- 49:11SPEAKER_01: Um, I'm getting ready to do a listing video.
- 49:14SPEAKER_01: But my point is, you know, with the market going to be slowing down, maybe, you know, that is your time to go ahead and start experimenting.
- 49:22SPEAKER_01: And I wasn't good on camera.
- 49:24SPEAKER_01: Do you know what it was, Dustin, that helped me on camera?
- 49:26SPEAKER_01: It was Snapchat.
- 49:27SPEAKER_00: Absolutely.
- 49:29SPEAKER_00: Same with me.
- 49:30SPEAKER_00: Snapchat, because we just did it over and over and over and over and over multiple times per day, every day.
- 49:35SPEAKER_00: And pretty soon you're like, well, I'm comfortable.
- 49:38SPEAKER_01: Yeah, that camera is just an extension of your eye now.
- 49:41SPEAKER_01: Like it's not even like, oh, there's a camera.
- 49:43SPEAKER_01: And I love it when people say, Oh, I look so bad.
- 49:45SPEAKER_01: I'm like, I look horrible, but that's what I look like today.
- 49:50SPEAKER_01: You know, I I might look better tomorrow, but today this is what I look like.
- 49:53SPEAKER_01: It's not you just have to get over yourself.
- 49:55SPEAKER_01: And and nobody cares about you, really.
- 49:58SPEAKER_01: At the end of the day, they're not sitting there going, look how bad her hair looks.
- 50:01SPEAKER_01: One of my best videos, the one that has almost 30,000 views.
- 50:04SPEAKER_01: My hair is a mess.
- 50:04SPEAKER_01: I'm not gonna lie.
- 50:05SPEAKER_01: I was hungover from the night before at a John Mayer concert.
- 50:09SPEAKER_01: But I did it.
- 50:10SPEAKER_01: I had, you know, I could have canceled it.
- 50:12SPEAKER_01: And I'm like, no, I'm not gonna put this off.
- 50:14SPEAKER_01: I'm gonna put some makeup on.
- 50:15SPEAKER_01: My hair looks crazy in there, and it's one of my best performing videos.
- 50:21SPEAKER_00: Yep, people just don't care.
- 50:23SPEAKER_00: I I love that.
- 50:24SPEAKER_00: I love it because that's that's how it's been for me.
- 50:27SPEAKER_00: I know it's that way for you.
- 50:28SPEAKER_00: Like, we all are self-conscious or even dislike hearing ourselves or seeing ourselves on camera.
- 50:34SPEAKER_00: Like, I'm the same way.
- 50:36SPEAKER_00: I don't like when I go back and edit this show, I don't like the way I sound.
- 50:40SPEAKER_00: I hate my voice.
- 50:41SPEAKER_00: We all do, but guess what?
- 50:42SPEAKER_00: The people who are successful content marketers, they they feel the same way you do.
- 50:47SPEAKER_00: You know, they have the insecurities and or they don't like looking at or hearing themselves, but they do it anyways.
- 50:52SPEAKER_00: They just do it anyways.
- 50:54SPEAKER_01: Your goal has to be bigger than your fear.
- 50:56SPEAKER_00: Yep.
- 50:57SPEAKER_00: Exactly.
- 50:58SPEAKER_00: Exactly.
- 50:59SPEAKER_00: Uh for those who don't know um who don't know Shannon, and so she mentioned mentioned Snapchat.
- 51:06SPEAKER_00: Shannon and I first met on Snapchat.
- 51:10SPEAKER_00: It's so crazy how some of my best friends in the world, you know, you, Chelsea Pites, Jason Fraser, you know, Bob Wall, Ricky G, like so many of the Snappack people, Rory Pitts and everybody, we all met on Snapchat.
- 51:25SPEAKER_00: It's crazy how um how so much of like our world and and the friends we have, the relationships we have, doors that have opened over the last few years all seem to have started with Snapchat.
- 51:37SPEAKER_00: So I'm curious, Shannon, when we first met in person at that real estate marketing mastermind in Park City with Frazier, with Bucky, with Chelsea myself, what was your first reaction when when we first met up at that Starbucks downtown?
- 51:53SPEAKER_00: Um, you know, right when we all came into town?
- 51:56SPEAKER_00: What was your first impression?
- 51:58SPEAKER_01: Well, I'll tell you, it actually started at the airport when you and Jason picked me up.
- 52:01SPEAKER_01: My husband was like, Oh, that's right.
- 52:02SPEAKER_02: Yeah.
- 52:03SPEAKER_01: Yeah, he goes, Wait, let me get this straight.
- 52:04SPEAKER_01: My husband was like, Let me get this straight.
- 52:06SPEAKER_01: You're you're going to Park City and you're about to get in a car with two men you never met.
- 52:12SPEAKER_01: I'm like, Yeah, but I know them.
- 52:14SPEAKER_01: Because I had known you for like a year prior on Snapchat, and again, it was the video that allowed me to get to know you, like you, and trust you.
- 52:22SPEAKER_01: Now, I'm not gonna lie, you have a moment of getting into the car and you're like, this is kind of weird, right?
- 52:26SPEAKER_01: Like, who does this?
- 52:27SPEAKER_00: Especially with Frazier.
- 52:28SPEAKER_01: I mean, I mean, yeah, right.
- 52:30SPEAKER_01: Like he's just, you know, he's gonna just kidnap me.
- 52:32SPEAKER_01: But I got in there and my my impression was they are exactly who they are in real life as they are on Snapchat.
- 52:41SPEAKER_01: And here's the thing about using video you can pretend to be somebody, but only for so long, because that would get exhausting, and people are gonna end up realizing they will know if you're faking it or not.
- 52:53SPEAKER_01: Um, now you might need to fake it just to get yourself started and to put on that brave face.
- 52:57SPEAKER_01: Like when I say I put on my actress face, I'm not putting on a different air about myself.
- 53:02SPEAKER_01: When I say actress, I just mean I get in the right frame of mind to be like, okay, Shannon, let's get on there.
- 53:08SPEAKER_01: But I am who I am on video.
- 53:10SPEAKER_01: Um, you know, I'm not the most dynamic person.
- 53:14SPEAKER_01: I'm I'm kind of dry, I'm very uh, what's the word, Justin?
- 53:18SPEAKER_01: I I tell it like it is, and and you see that.
- 53:21SPEAKER_00: I certainly do.
- 53:23SPEAKER_01: Yeah, I mean, you you never know where you never have to worry about where you stand with me, but that's exactly how I am on video.
- 53:29SPEAKER_01: And and I'm assuming that was your impression, like, okay, she's like that.
- 53:33SPEAKER_01: But that's what I thought.
- 53:34SPEAKER_01: I thought, not only are these some of the nicest people, and I'm getting to hang out with more forward-thinking people in this business, but they are exactly who they said they were in their video.
- 53:45SPEAKER_01: And it was it's just amazing that we've come this far from when that we had that first meeting.
- 53:50SPEAKER_01: What was that, like three years ago now?
- 53:52SPEAKER_00: Yeah, I think it was three years, maybe a little over three years.
- 53:55SPEAKER_01: Had I not been on Snapchat, I wouldn't have met some of the best friends of my life.
- 54:00SPEAKER_00: Absolutely.
- 54:00SPEAKER_00: And do you even use Snapchat anymore?
- 54:03SPEAKER_01: No, like I do not.
- 54:04SPEAKER_00: Neither do I.
- 54:04SPEAKER_00: Yeah.
- 54:05SPEAKER_01: I'm trying to use Instagram stories, and I know I need to be on there.
- 54:09SPEAKER_01: It's I can't stand Instagram, and I I know people are gonna cringe.
- 54:14SPEAKER_01: My husband loves it.
- 54:15SPEAKER_01: For me, it's like the reason I can't shop at Macy's.
- 54:18SPEAKER_01: It's just too much going on.
- 54:19SPEAKER_01: It's a brain thing, like it my brain cannot handle it, which is weird because I can handle Facebook, which is probably more scattered than uh Insta, but I think it's the format in Facebook.
- 54:32SPEAKER_01: You know, you see pictures, but it's also broken up with a lot of words in there, and that my brain can handle.
- 54:38SPEAKER_01: But I know Instagram stories is the place to be.
- 54:40SPEAKER_01: No, no more Snapchat.
- 54:42SPEAKER_01: I, you know, we did really well on there.
- 54:44SPEAKER_01: I got business from Snapchat, but when they made that change, not that it was a huge difference, but it was enough to be like, ah, so many of our friends that I'm putting that in quotes because we've not met a lot of these people, but a lot of them left for Instagram stories, and then it just didn't feel the same.
- 54:58SPEAKER_01: But I will say for a good year and a half, it felt like a very, for lack of a better word, romantic place to be on on Snapchat.
- 55:07SPEAKER_01: I couldn't wait to get on there and share my life.
- 55:10SPEAKER_01: And and all we did was document what was going on.
- 55:13SPEAKER_01: But it was nice to see that other people were going through what we were going through.
- 55:17SPEAKER_01: And the people that were really good on Snapchat, they shared the ups and the downs.
- 55:22SPEAKER_01: And it was the downs that really made me connect with people.
- 55:25SPEAKER_00: Absolutely.
- 55:26SPEAKER_00: Just showing who you are, and that's the power of video, the power of social media.
- 55:32SPEAKER_00: If you if you just you know let yourself be seen.
- 55:35SPEAKER_00: That that that's the key there.
- 55:37SPEAKER_00: Um, but speaking of Snapchat, I don't know why I just thought of this.
- 55:40SPEAKER_00: So you and I spent some time in New York City together at Inman, because you went to Inman a few weeks ago.
- 55:46SPEAKER_00: Yes and we had a blast.
- 55:47SPEAKER_00: That was fun.
- 55:49SPEAKER_00: Um, on my way there, so I was I flew to Dallas first and had a layover, and I was I was getting some food at a food court, and there was this I don't know, she's probably a high schooler with her mom right ahead of us.
- 56:00SPEAKER_00: And she was she was on Snapchat, and I was just watching her behavior like one one snap after another after another after another to people, and it's just like her holding a drink, her holding a bag, her looking to the left, her looking to the right, and like they use that as the as communication, like they're talking.
- 56:18SPEAKER_00: I know Chelsea Pitts has talked about this in her in her book, um, talking in pictures about Snapchat and how it's changed psychology, especially in the younger, younger crowd.
- 56:28SPEAKER_00: But like they we talk through pictures now.
- 56:32SPEAKER_00: We talk through video, and and it's a tool, and some people use it differently.
- 56:37SPEAKER_00: But man, uh I love what you've done with video, Shannon.
- 56:40SPEAKER_00: You're doing amazing, amazing stuff.
- 56:42SPEAKER_00: Um I can't wait to see these videos that you have up your sleeve.
- 56:46SPEAKER_00: And um, yeah, definitely be tuning in.
- 56:49SPEAKER_00: So if you if you want to know more about or if you want to see Shannon's videos, first off, you could just like Google Inman Shannon Milligan and see the Inman article about her.
- 56:59SPEAKER_00: Um but like she said, uh Shannon, I'll let you you know wrap it up.
- 57:03SPEAKER_00: Where can they find your videos?
- 57:04SPEAKER_00: Where can they follow you?
- 57:05SPEAKER_00: Where can they find out more about you?
- 57:07SPEAKER_00: Because if they don't know you, they need to.
- 57:10SPEAKER_01: Well, thank you, Dustin.
- 57:11SPEAKER_01: Yeah, again, it's Shannon Milligan from Richmond, Virginia.
- 57:14SPEAKER_01: I was not smart uh by choice, but I ended up being very smart when I got on all of social.
- 57:20SPEAKER_01: Everything is RVA home team.
- 57:22SPEAKER_01: So even if it's Snapchat or Instagram, uh LinkedIn, I think LinkedIn, you have to go by your name, Shannon Milligan, but Facebook, Twitter, I hate Twitter.
- 57:32SPEAKER_01: You can tweet me, but I probably won't answer you.
- 57:33SPEAKER_01: I hate that thing.
- 57:35SPEAKER_01: But uh I'm RVA Home Team across all channels.
- 57:38SPEAKER_01: And if I can ever help anybody, you know, they're welcome to send me a Facebook message.
- 57:43SPEAKER_01: And uh I find that when I do these sorts of things, a lot of people do reach out to me because they have some questions and I'm happy to answer them.
- 57:50SPEAKER_01: You know, it's it's not like we're off limits in terms of we want, I I'm speaking for you now, Dustin, but we are people that come from contribution, and I didn't learn the video and stuff without having some people to bounce ideas off of, such as you and Frazier and Chelsea.
- 58:07SPEAKER_01: And so, you know, if you want to bounce an idea off me, or if you have a question, feel free to reach out to me on on Facebook.
- 58:13SPEAKER_01: Um, you can find me on my personal page, Shannon Milligan.
- 58:16SPEAKER_01: Uh, I think my picture there is of me and my husband with a wine glass and beer and a beam of light coming down over our head.
- 58:23SPEAKER_01: And then uh RBA home team, uh powered by EXT Realty, broker by EXT Realty, whatever it is, is my uh Facebook page.
- 58:31SPEAKER_00: Awesome.
- 58:31SPEAKER_00: Shannon, thank you so much.
- 58:33SPEAKER_00: Um, you are definitely one of my favorite people on the planet, like I said before.
- 58:36SPEAKER_00: You're just such a genuine person.
- 58:38SPEAKER_00: You have a huge heart.
- 58:39SPEAKER_00: You um I I know my wife loves you.

- 58:46SPEAKER_00: Tell her I say hi.
- 58:47SPEAKER_01: My wife loves you.
- 58:48SPEAKER_01: And I feel the same way about you all, by the way.
- 58:51SPEAKER_00: Well, thank you.
