- 1:17Hey listeners, welcome to another episode of mortgage marketing radio.
- 1:39I'm just getting back from the 4th of July holiday.
- 1:42Hope yours was a good one.
- 1:44I went completely off the grid.
- 1:46Did you ever do that?
- 1:47Go off the grid?
- 1:48Literally, I didn't have a choice because I was in South Fork Colorado, about 6-hour drive
- 1:54south of Colorado along the Rio Grande at about 8500 feet elevation if I wanted Wi-Fi.
- 2:02I couldn't get it.
- 2:04Literally I had to walk about a quarter mile up into a specific location at the campground
- 2:10where there was Wi-Fi.
- 2:12And everybody was gathered around in the front lobby of this campground called Fun Valley
- 2:18Colorado.
- 2:19And let me tell you, it lives up to its name, the family I rented, an RV, a 30 foot RV.
- 2:24We piled in there, the four of us.
- 2:27We drove six hours.
- 2:28We loaded that sucker up with food and rations and all the supplies you would want for a week
- 2:35of camping.
- 2:36Thank goodness we had some plumbing and electricity, but we did some amazing things.
- 2:41We were done in a trip like that with the family.
- 2:42I mean, I've got two boys, 16 and 14.
- 2:45And you know, they are obviously clearly connected in a digital world.
- 2:50You're so used to being on their devices, let me tell you, not once, in six days that
- 2:56I hear on board.
- 2:58And that was paradise to not have to hear that.
- 3:02To know that you could send them off with their fellow camper friends and cousins and relatives
- 3:08and grab their bikes and just go riding, take off, grab their fishing poles, catch rainbow,
- 3:14trout, bait hooks, learn how to fix fishing line, play whiffleball, go hiking, go to the
- 3:21square dance in town there at the campground.
- 3:25My oldest son, Zach, 16, you know what he did?
- 3:28He actually sang karaoke and the song he chose was a surprise to me.
- 3:33He chose Brandy, you're a fine girl.
- 3:36What a good wife you would be.
- 3:42All right.

- 6:47guy.
- 6:48And without further ado, let's get into this week's show.
- 6:51Dave, welcome to the show.
- 6:53Thanks, Jeff.
- 6:54Thanks for having me.
- 6:55You bet.
- 6:56Dave here from flowify, and we were talking before we hit record that, you know, the audience
- 7:01is listening to this right now.
- 7:02The loan officers, it's a mix of people that are experienced 10, 20 years in the business.
- 7:07And we got some new folks and all that.
- 7:08So we want to address the value, proper flow of I to make sure we kind of address the
- 7:13range of people we got on the audience here.
- 7:15So in summary, what does flowify do?
- 7:19So the real short summary is flowify streamlines, the bar experience from the moment they
- 7:25first contact the loan officer, from the point of getting a pre-qualification, filling
- 7:31up that online loan application all the way through to clear the closed, including document,
- 7:36collection, management, updating realtors and referral partners, keeping them in the loop,
- 7:41that kind of thing.
- 7:43Okay.
- 7:44And you assume that integrate to various LOSs out there?
- 7:48We do.
- 7:49We do.
- 7:50We integrate with encompass and buy it and a couple other LOS integrations coming up along
- 7:53the lane.
- 7:54We also integrate with other systems.
- 7:57And some folks use us without an LOS integration hooked up.
- 8:00Okay.
- 8:01So today is world, right, of becoming modern mortgage originator, being digitally friendly,
- 8:06all that kind of stuff.
- 8:07Why is it important that somebody use a tool like flowify?
- 8:11I think that there's a lot of good answers to that question.
- 8:15And I'll touch on all of them.
- 8:16The one that we all hear, we hear the M word, right?
- 8:19Millennial.
- 8:20As though folks like my age don't know how to use a computer, right?
- 8:24So I think more and more, everyone likes self-serve as much as they can up until the point
- 8:30they get uncomfortable.
- 8:31Like, you're going to borrow two, three, four hundred thousand dollars.
- 8:35Most people want to talk to an expert, hence the term mortgage advisor, for example, become
- 8:40more popular.
- 8:41So I think it's kind of a mix.
- 8:42You definitely want to provide those digital tools to make it a comfortable experience.
- 8:46But then that's where the experienced L.O.
- 8:49She knows how to advise, she knows she's talking about, she knows about the loan programs,
- 8:54need to talk to someone and get that experience combined with all the technology.
- 8:59So you obviously have quite a lot of people on your platform, you've got a lot of mega-producer
- 9:03top producers.
- 9:05What do you see as a best practice for how somebody integrates, you know, the automation
- 9:10and technology into the overall sales process?
- 9:12I think the best practices that I've seen, so I'm not an L.O.
- 9:16But I've seen some really, you know, I play one on TV, I play one on TV.
- 9:20So some of the folks that I think do the best job, they don't staff up their team.
- 9:26Their team doesn't, like one fellow I'm thinking of, he does over a hundred million
- 9:30a year, in a small market, like 400 transactions a year, which to me is insane.
- 9:35And it's him, plus like a staff of four, in addition to him.
- 9:40So how on earth does five people do 400 transactions and over a hundred million a year?
- 9:44And what I've seen him do is he just has this process, this machine, and that doesn't
- 9:49mean that it's a, it's a hands-off I'm not going to talk to you.
- 9:52No, he's constantly talking to his realtor partners, but that's part of his process.
- 9:57And then when a borrower comes in, I think his preferred process would be, you know, send
- 10:03them to his online loan application, you know.
- 10:07But if that borrower wants to come in or talk on the phone and he takes it over the phone,
- 10:12like, so be it, but he's still going to be directing and kind of gently coaxing that
- 10:18borrower to the most efficient process that he does, because how else is he supposed
- 10:23to do 400 transactions a year?
- 10:25Yeah, right.
- 10:26I mean, especially if he's not outsourcing that to a team of like juniors, and he's still
- 10:31the rainmaker, right?
- 10:32Yeah, exactly.
- 10:33Yeah.
- 10:34Yeah, I guess that's one of the key takeaways that I'm hearing from this is that, you
- 10:38know, it allows you to scale, but still have that personal touch.
- 10:42Yeah, I think that's important.
- 10:43I mean, like, we're all hearing things like margin compression and reef eyes are gone.
- 10:48We're hearing all of that.
- 10:50So you have to, like, I saw a video today of Steve Kiles today, he's in L.O. out of Texas
- 10:57and he posted on LinkedIn.
- 10:59And it's his personal touch that's so important, but I mean, it's like, good luck without having
- 11:04all that.
- 11:05If you don't have the automation around you, you just not going to get done.
- 11:09You know, you don't have the time to hand, do so many things by hand these days.
- 11:14Well, obviously you raised a good point.
- 11:16You used the term millennial, but let's face it, everybody wants a better experience today.
- 11:20You know, somebody has said to me the other day, you think about the companies that people
- 11:26like to talk about rocket mortgage a lot.
- 11:28And it's interesting.
- 11:29This person said to me, it's not so much rocket mortgage.
- 11:32That's the benchmark.
- 11:33It's Amazon.
- 11:34It's Google.
- 11:35It's all these other companies that are setting the new standard of expectations for customer
- 11:40experience.
- 11:41Those are the real benchmark companies.
- 11:43Yeah, I totally agree.
- 11:44I mean, like, going all the way back to whenever travel agents faded away.
- 11:48Yeah.
- 11:49Because when you can get on your phone and your desktop computer and do your own booking,
- 11:53it's just so much easier.
- 11:54And if you were going to spend like a couple hundred thousand on travel, yeah, you might
- 11:57check with somebody.
- 12:00Yeah.
- 12:01I mean, I agree.
- 12:02I agree that Google and Amazon is a new standard.
- 12:05What I'm trying to think is somebody is looking at evaluating a technology, right?
- 12:09So we want to, we want to, why would we get flowify?
- 12:11Because we want to automate the process.
- 12:12We want, well, I don't say completely, you go add some technology leveraging points in
- 12:16there that free us up to do more of what we do best, which is hopefully create a connection
- 12:20with clients and referral partners, let the milestone moving the chains down the field,
- 12:27let that be handled by technology, for example, right?
- 12:30Right.
- 12:31Exactly.
- 12:32Like, for instance, I'm on your website and I'm looking at some of the things, some of
- 12:34the features, if you will, and benefits of your app is milestone updates.
- 12:39Yeah.
- 12:40You know, here's the thing.
- 12:41Are there people listening out there right now who are still manually, like with a phone
- 12:45call, updating people, hey, just want to let you know, prequel, got your pre, I mean,
- 12:50is that still happening?
- 12:52Probably.
- 12:53Yeah.
- 12:54I think so.
- 12:562018, people come on.
- 12:58I remember when we first got started, this is 2018.
- 13:01So this goes back to 2013 when, like, the assistant, the office assistant, which he would
- 13:07spend all of Friday afternoon, sending out the weekly updates by hand, man, there was
- 13:11a copy and paste job, but still.
- 13:15And like, these days, like, your realtor's want to get a text, really, because that's
- 13:18what they want.
- 13:19Yeah.
- 13:20So just give it to him.
- 13:21And don't hire like an army, a small army of people to do it, just use software where
- 13:26you click and out goes the text and maybe even type a little something that says like,
- 13:31you know, prezel came back, value was met, you know, maybe you just type just a little
- 13:36something like on a text message, it takes like five seconds to type in five words, and
- 13:41people love it.
- 13:42Got it.
- 13:43Got it.
- 13:44And of course, you have the ability, I think people get this by listening by now is
- 13:47that not only are the milestones and updates available for your clients, but they're
- 13:51available for your referral partners as well.
- 13:53Right.
- 13:54Yeah.
- 13:55And actually, here's the funny thing, not the funny thing, the unique thing I think is
- 13:58our loan officers, they're kind of sort of working for the real others and the referral
- 14:03partners, right?
- 14:04Of course, they want to give the milestone text updates to borrowers, but they really want
- 14:09to give them to the realtor's, because they're the ones providing that repeat business.
- 14:13Exactly.
- 14:14You got to look good.
- 14:15You got to keep people informed.
- 14:16All that.
- 14:18And that drives a nice, modern experience.
- 14:20So I'm on your website and I see something here about your web apps.
- 14:27What customization is available to kind of create a personalized experience for the
- 14:31LL?
- 14:32Yeah.
- 14:33I think there's a lot of things that can be done.
- 14:34So there's some basic, basic things like your logo, your colors on the loan application.
- 14:39You can decide which questions on the 10 or three that are going to appear and not appear.
- 14:44Like if you don't want to ask about liabilities or if you don't want to trigger respa and you
- 14:48don't want to ask for a subject property address, you can eliminate all that kind of stuff.
- 14:53You can like photographs in the name of your team and contact information.
- 14:58And then for those folks who have a developer access to a developer, then they can go crazy.
- 15:04I mean, like some folks have done some like really, truly wild stuff in terms of customization.
- 15:10They make flowfi totally not look like flowfi at all because they had a web developer, a web designer come in and do some customization.
- 15:18So there's just a whole bunch of things that I notice one thing on here that seems to be unique or stands out for me based on some of these other types of applications out there.
- 15:28Is the interview style questionnaire that walks borrowers through their loan applications step by step leveraging visual cues and graphics?
- 15:36Tell us a little bit more about that.
- 15:38Yeah.
- 15:39So that is sort of what the modern style of the 1003, what the 1003 ought to be like.
- 15:45So everyone thinks rocket mortgage first, right?
- 15:47So they think, you know, don't ask the borrower a question unless it's relevant.
- 15:53So, you know, if you're not married, don't ask about your spouse.
- 15:57And that's a stupid, stupid example, but you get the point.
- 16:00Don't ask the questions that are irrelevant.
- 16:03First ask like, do you own other kinds of real estate?
- 16:07If so, okay.
- 16:09Tell me about those.
- 16:10It's a real estate.
- 16:11Do you have dependence?
- 16:12Oh, you do.
- 16:13Okay.
- 16:14Tell me what their ages are.
- 16:15It seems much more conversational than the, you know, completely void of personality, like 1003 online app that people saw back in the websites of like five years ago, right?
- 16:29Yeah.
- 16:30I mean, besides being mobile optimized for the phone, it's like it's this beautiful experience that you expect when you deal with, like you said, like Instagram, WhatsApp, Facebook, Google, etc.
- 16:42Yeah.
- 16:43Modern mortgage.
- 16:44I keep going, that's just this buzzword.
- 16:46Okay.
- 16:47So then the 1003, how would loan officers integrate that?
- 16:50Can they put it?
- 16:51Is it like embedded on their website?
- 16:54Is it a link?
- 16:55What's that like?
- 16:56And we know it's a mobile world.
- 16:58So yeah, so it's a mobile world for sure.
- 17:01So everything's mobile optimized looks good on your phone, Android, iOS, either way.
- 17:05So there's a few different ways.
- 17:07So every loan officer on the platform gets their own special web address.
- 17:11So for you, it'd be like Jeff dot flowfi.com and everyone has their own unique one.
- 17:16It's like shows your picture information about you.
- 17:20It's a way to kick off a loan application.
- 17:22So that's one way.
- 17:25And then of course, everything is mobile responsive looks good on the phone or the desktop.
- 17:31And then so that's easy.
- 17:33And so a lot of people do that.
- 17:35The folks who go a little bit farther, they can take our loan application and put it on their own website.
- 17:41That does take some help from like a web designer or web developer, not a ton of help, but someone who's got some technical skills.
- 17:49And some folks take it all the way named that all of flowfi within their website.
- 17:54When you say embed all of flowfi, what does that mean?
- 17:57So that would mean something like let's say that, you know, Jeff mortgages.com, that's your website and have all this information on your website.
- 18:04But you say like, you know, click here to enter my client portal and begin working with it.
- 18:10So they click and they take into another page.
- 18:13And then that's where they'd see this customized version, your customized version of flowfi in there.
- 18:18Okay.
- 18:19And also tell me about the on demand free approval letters.
- 18:23I don't want to make any assumptions about what that means, but go ahead.
- 18:27Yeah. So what that's all about is the idea of being, it's Saturday night and you the L.O.
- 18:35Like you're out with your family or join time with your family.
- 18:38There's a couple different ways. I'll touch on the pre-approval.
- 18:41So we, I think I mentioned that.
- 18:43So the idea behind the on demand pre-approval letters is again, it's Sunday afternoon.
- 18:48The realtor is making an offer on a house and they want that pre-approval letter.
- 18:53And they want that letter to say they're buying the house, I don't know, for $300,000.
- 18:58And they want the pre-approval letter to say the bar was been pre-approved up to $300,000.
- 19:04And now we all know that the bar were maybe pre-approved to like $350,000.
- 19:09But we don't want to say that on the pre-approval letter.
- 19:12So we want, it's a way to give the realtor like a self service opportunity on Sunday afternoon to create a customized pre-approval letter,
- 19:19but within the limits that the L.O. is set.
- 19:22So the L.O. can say the bar were is approved up to, let's just say, $325.
- 19:28But the house they're putting an offer in, it's only $300.
- 19:31So they'll say, okay, for this pre-approval letter that I'm about to generate,
- 19:35I'm just going to set the maximum pre-approved amount to $300.
- 19:39And click a button and the realtor gets a PDF that they can put in with the offer.
- 19:44And it doesn't have to involve the L.O. on Sunday afternoon.
- 19:47Now the L.O. was involved earlier on when they were setting up all the limits and parameters around this pre-approval.
- 19:53Because complying to people get a minor heart attack when they hear like,
- 19:57right, realtor can generate their own pre-approval letter.
- 20:00And that's not the case.
- 20:01It's like the L.O. puts all the boundaries around it first.
- 20:04No, it's interesting. I'm hearing that as pop up as more of a preference out there.
- 20:09And it's funny, right? There's two different schools of thought.
- 20:11I know some of the L.O.s they want to be like in a mentally involved every time there's a change in the scenario.
- 20:16And on the one hand, I guess I get that.
- 20:19But I think, you know, I don't know.
- 20:22I think, you know, like in this business that we're all in is what the L.O.s do.
- 20:27They have to be flexible, right?
- 20:29But if there is a realtor who's like, you know what, I'm busy.
- 20:33I've got stuff to do.
- 20:34I don't have time to tax you and wait for you to get to your computer.
- 20:37Yeah.
- 20:38I want to know.
- 20:39So you're great.
- 20:40You're giving great service to the realtors who want that.
- 20:43And the ones who don't, well, of course, you're just going to,
- 20:46you are going to respond to that text message and not necessarily guide them the path down the self service path.
- 20:52But for the ones who are like a little bit more open to it, yeah, everybody's happier.
- 20:57Yeah.
- 20:58Yeah.
- 20:59No, I'm thinking about that actually as we talk about that.
- 21:01And, you know, I think everybody's going to make decide what's right for you.
- 21:04But, you know, because I think people in the past have talked about, well, you know, am I further mitigating my role to technology, right?
- 21:12In this space, but I think me personally, my response to that is like you just said is no, I'm actually providing a higher level of service for those realtors, right?
- 21:22And we have that high expectation of turn time and, you know, other 25 grand on the offer.
- 21:26Come on.
- 21:27Yeah.
- 21:28I think that's it.
- 21:29Now you're still going to meet with your realtor partners like every month or however the frequency that you meet with them, you're still going to do that to build on that relationship.
- 21:38But if it's Friday night, Saturday night and they want it now and they're open to that, why not give them to them?
- 21:44Yeah.
- 21:45Yeah.
- 21:46Exactly.
- 21:47I think that's kind of a selling point is that, you know, you get to great service with me and all that kind of stuff, but at the same time, look, I provide a little bit of a leeway knowing that real time offers in today's market moves fast.
- 22:00And if you want your buyer offered to be all the wind, then you need that pre approval letter based on that X amount of my God, if I drag that out for two hours, that could be a deal killer.
- 22:07Right.
- 22:08Right.
- 22:09So for the for the realtors are open to it that serves that meets that need need for speed.
- 22:14Yeah.
- 22:15Very interesting.
- 22:16Look at your integrations.
- 22:17Are there any integrations you see that tend to be more popular with your app?
- 22:21There's definitely the LOS integrations and so our enterprise customers are big retail customers.
- 22:28They use those, of course, and then our smaller customers are individual owner brokers.
- 22:33They don't so much use the LOS integrations.
- 22:36Their DocuSign is probably one of the most popular ones because you can do all the disclosure e-signing,
- 22:43but you allow the bar where to stay within that familiar bar or portal environment.
- 22:48Because everyone kind of hates it as it just as a human being.
- 22:51They hate it when they get kicked to two, three, four different websites.
- 22:54It's a lot easier when you stay in one place.
- 22:56So that does make the DocuSign one pretty pretty popular, one of the most popular.
- 23:00Yeah, definitely.
- 23:02I mean, come on e-signatures today.
- 23:04Right, right.
- 23:05And Dropbox is a popular one too.
- 23:07As your file, as your documents come in from borrowers, they get automatically synced out to your Dropbox.
- 23:12And a lot of people like that too.
- 23:13Oh, they're nice.
- 23:15Yeah, absolutely.
- 23:16Yeah, very cool.
- 23:17Or obviously with integrations into the LOS, probably in there as well.
- 23:21Yeah, same thing, just different avenue.
- 23:23And there's options.
- 23:24When we're going to the LOS, I know that some LOS say like, hey, my borrowers uploaded their 2006 tax return.
- 23:31I do not want that going to the LOS.
- 23:34So there's a way to review it first before it automatically gets pushed.
- 23:37So you get to get on your mobile phone and review it and then you decide what gets pushed or not.
- 23:41Yeah, exactly.
- 23:42Very cool, very user friendly.
- 23:43What would you say in terms of those listening and considering this as a solution for them?
- 23:48What's kind of a, there's always kind of a ramp up period, right?
- 23:51And how do you guys help with that?
- 23:52What should they expect for timeline?
- 23:54Yeah, so when they first contact us, you know, we give them a demo and answer their questions.
- 23:59And then once they actually come on board, we have another team that trains them,
- 24:04get some kind of kick started and going.
- 24:06And of course, we'll take care of them for the, you know, forever as well.
- 24:10Nice.
- 24:11Now telephone, telephone, email, screen share.
- 24:15What, yeah.
- 24:16So what's the usual process for somebody who wants to invest to get more about Flowify?
- 24:20So that's pretty easy.
- 24:21First, they just go to Flowify.com.
- 24:23And then there's various buttons there.
- 24:26They can call in, they can ask for a demo, they can reach out a lot of different ways.
- 24:31So what we're saying is for those that are listening and want to learn more about Flowify,
- 24:35or I'd be coming up a modern originator, maybe getting a nice cool user friendly online app,
- 24:40getting some milestone automation setup so you can be freed up to do more originating.
- 24:46Go to Flowify.com.
- 24:48There is some options on there for communicating with you guys.
- 24:52Trial, phone number, email, as a contact button, like you said, fill out a web form.
- 24:58Something tells me, and then what happens?
- 25:00It goes to your team and they'll schedule an appointment.
- 25:02Yeah, they reach out really fast.
- 25:04They just figure out a good time for the L.O. and then off they go.
- 25:08What's next for Flowify?
- 25:09What's kind of on your roadmap for additional development?
- 25:12Yeah, it's interesting.
- 25:13There's a lot going on in the industry.
- 25:15When Flowify started five years ago, that was then, and it's a whole new ball game today.
- 25:20So there's a lot more integrations, a lot more automations coming.
- 25:25Starting with the 10.03, there's a lot more we can do in the 10.03 to make things easier.
- 25:29So when the L.O. walks in on Monday morning, and they took an app over the weekend,
- 25:33and they have a file that may be not complete, but it's really far along down the path.
- 25:41So a lot in the 10.03 space, a lot in the space to take care of processors,
- 25:45because we love processors.
- 25:47And they're kind of the unsung heroes, right?
- 25:50And they do so much work, and then nobody hears about them too much.
- 25:54So we do a lot of different things to help them.
- 25:58And of late, there's been a lot of emergence of the individual broker.
- 26:03So the seems like the market share for mortgage brokers is growing.
- 26:08It's coming back.
- 26:10It really is.
- 26:11Yeah.
- 26:12It's changing.
- 26:14It's a real force.
- 26:16And so we're taking, we're doing some things for them as well.
- 26:19Oh, that's awesome.
- 26:20Very cool.
- 26:21Well, we're going to put links in the show notes to the website.
- 26:24And I know you've got some other resources on the website there.
- 26:27Looks like you got maybe a couple of interviews with some top producers that use your platform.
- 26:33So make sure we incorporate those.
- 26:35If you want to learn more about Flowify, hey, reach out Flowify.com.
- 26:40And learn more because, look, I'm a big believer in you shouldn't reinvent the wheel.
- 26:44And we have a lot of other top producers using it to streamline their business
- 26:48and provide that five-star client experience.
- 26:51And Flowify should be on your short list of, I think, platforms to choose from that.
