- 0:47SPEAKER_00: What is up, everybody?
- 0:49SPEAKER_00: Welcome to episode number 90 of the Massive Agent Podcast.
- 0:52SPEAKER_00: This this show is gonna be a shorter one, but we're gonna I I don't want I'm look, it really sucks to hear so many people having an issue with overwhelm, with oh my god, there's there's so many things I can do, what do I do?
- 1:05SPEAKER_00: And then you do nothing.
- 1:07SPEAKER_00: And and I know that this is happening because of feedback I get, and this is what happened to me.
- 1:12SPEAKER_00: Guys, when I if you've you've heard my story from previous episodes or when I first got started in content marketing, I was so overwhelmed.
- 1:20SPEAKER_00: It's crazy.
- 1:21SPEAKER_00: And even today, when even though I love all the different marketing tactics and platforms and everything we can do, I still get overwhelmed.
- 1:28SPEAKER_00: So it takes some focus, it takes refocusing and then refocusing again.
- 1:33SPEAKER_00: So that's what we're gonna do today.
- 1:34SPEAKER_00: I want you to understand something super foundational about your strategy.
- 1:40SPEAKER_00: All right, so we're gonna get to that in just a sec, and this will be a shorter, sweeter to the point show.
- 1:46SPEAKER_00: Uh, we're not gonna go, we're not gonna be near an hour, we're gonna be much, much less than that this week, but it's gonna be effective and impactful.
- 1:52SPEAKER_00: So stay tuned for that.
- 1:54SPEAKER_00: If you guys are new to the show, my name is Dustin Brome, your host.
- 1:57SPEAKER_00: I am a real estate agent in Salt Lake City, Utah with EXP Realty.
- 2:01SPEAKER_00: I am the co-founder of the Industry Syndicate that is real estate's very first media network, and I have something super exciting about the syndicate I'll mention in a second.
- 2:10SPEAKER_00: I am the founder of the Massive Agent Society and a national speaker, trainer, and real estate marketing coach.
- 2:16SPEAKER_00: And speaking of speaking of speaking, uh this next week I'm gonna be in Grants Pass, Oregon, and then the California Realtors Conference, the California Realtors Reimagine Conference on September 24th.
- 2:29SPEAKER_00: If you're gonna be at that, I will be speaking once in the morning and then moderating a panel in the afternoon.
- 2:34SPEAKER_00: Super stoked September 24th.
- 2:36SPEAKER_00: I'm speaking at the Staten Island Board of Realtors on October 4th for a CE event.
- 2:40SPEAKER_00: That's gonna be awesome.
- 2:41SPEAKER_00: The Salt Lake Board of Realtors on October 16th, and then the Agent Rise Summit in Madison, Wisconsin, October 24th through the 25th.
- 2:49SPEAKER_00: Super stoked, and um and more to come.
- 2:52SPEAKER_00: So if you guys are looking for a speaker for a CE class, for an event, for a conference, for whatever, reach out, go to Massive Agent Podcast.com slash speaking if you'd like.
- 3:03SPEAKER_00: And I have some information there about uh bringing me out as a speaker and what that looks like.
- 3:07SPEAKER_00: All right, guys, we talk about so many different ideas, so many different strategies, and they're all valid.
- 3:12SPEAKER_00: They're all valid.
- 3:13SPEAKER_00: And then you listen to you know other podcasts and other personalities, and they have ideas and strategies of their own, most of which are very, very valid, right?
- 3:21SPEAKER_00: There's so many things you can do.
- 3:23SPEAKER_00: And I want you guys to understand this.
- 3:25SPEAKER_00: I look, I know my audience, I know that that for the most part, you're listening to this show because you want something more.
- 3:32SPEAKER_00: You want you want to um turn a corner in your business, you want to make a shift, make an adjustment, you want to take it to the next level.
- 3:40SPEAKER_00: Maybe you're just getting started as an agent and you're wondering, what the hell do I do now?
- 3:44SPEAKER_00: Okay, I got my license, and all of that didn't teach me a damn thing other than how to basically stay out of jail.
- 3:50SPEAKER_00: And, you know, you don't need to know about meets and bounds.
- 3:53SPEAKER_00: You just don't.
- 3:54SPEAKER_00: So then you get your license, you're like, what do I do?
- 3:56SPEAKER_00: Well, marketing is everything.
- 3:58SPEAKER_00: You've got to get people to know you exist, and you have to have enough people know you exist that they hire you because not everyone's ready to buy or sell at the same time.
- 4:06SPEAKER_00: So you've got to work on it.
- 4:08SPEAKER_00: It's a process, right?
- 4:10SPEAKER_00: Don't expect that when you get your license that you close a deal two months later.
- 4:14SPEAKER_00: It doesn't work that way.
- 4:15SPEAKER_00: All right.
- 4:16SPEAKER_00: It's gonna take some time doing the right thing.
- 4:19SPEAKER_00: Effort, full effort, full-on effort, pointed in the right direction, is what it's gonna take.
- 4:25SPEAKER_00: So if you're sitting there and you're one of these people who's frustrated or you feel overwhelmed and you're like, oh my God, there aren't enough hours in the day to do all this stuff because you want to do it all.
- 4:33SPEAKER_00: If you feel like you don't have focus and that you want to do all the cool things we talk about, then this show is for you.
- 4:40SPEAKER_00: All right, so stay tuned.
- 4:41SPEAKER_00: Quick shout out to the sponsor that makes this show possible.
- 4:45SPEAKER_00: This show is brought to you by Postcard Mania.
- 4:48SPEAKER_00: I love these guys.
- 4:49SPEAKER_00: I never thought that I'd love a direct mail company, like because I'm a digital marketing guy.
- 4:54SPEAKER_00: I love Facebook ads.
- 4:55SPEAKER_00: Our massive agent society is all based in Facebook ads and and uh you know online marketing.
- 5:02SPEAKER_00: So when I first learned about Postcard Mania, we had their founder, Joy Jandusa, on the show, episode 70, which is a great episode, by the way.
- 5:10SPEAKER_00: Go go back and listen to that.
- 5:12SPEAKER_00: It was like, wow, these guys, these guys love digital marketing too.
- 5:15SPEAKER_00: They just happen to use all of that as a tool and the postcards they do to help agents get more business.
- 5:21SPEAKER_00: So postcard mania is a turnkey solution for anyone who's like, look, I don't have time to do a postcard campaign.
- 5:29SPEAKER_00: I don't have time to also do a Facebook ads retargeting campaign.
- 5:33SPEAKER_00: I don't also have time to learn how to do Google ads in the first place, which is a beast, and then do a retargeting campaign with that.
- 5:41SPEAKER_00: Well, awesome.
- 5:42SPEAKER_00: I don't have time for all that shit either.
- 5:44SPEAKER_00: So postcard mania is the solution.
- 5:46SPEAKER_00: So, guys, they are look, they have a special offer for Massive Agent listeners only.
- 5:52SPEAKER_00: Uh, from my understanding, this is the first time they've ever sponsored a show, and they feel like you guys are their audience.
- 5:59SPEAKER_00: And so uh they are offering you a free real estate marketing kit that will teach you how to do some of this stuff.
- 6:05SPEAKER_00: It'll give you free resources to show you how to do what they do on your behalf.
- 6:09SPEAKER_00: So even if you don't have a budget right now, you need to go check out their free real estate marketing kit at postcardmania.com slash realtor kit, postcardmania.com slash realtor kit and get that today.
- 6:21SPEAKER_00: That's only for listeners of this show.
- 6:23SPEAKER_00: And then they also have a discount if you do decide, hey, these guys are freaking amazing, which is a fact.
- 6:29SPEAKER_00: But if you decide, hey, I'm gonna I'm gonna turn the reins over to these guys, let them do this campaign for me.
- 6:34SPEAKER_00: They do offer a discount for Massive Agent listeners as well.
- 6:37SPEAKER_00: And if you don't want the realtor kit, just go to postcardmania.com slash massive agent and check that out.
- 6:44SPEAKER_00: So thank you, Postcard Mania, for being a great partner and support supporter of the show.
- 6:51SPEAKER_00: Okay, guys, um it's all about it's all about taking a step back and zooming out on what the hell's going on.
- 6:58SPEAKER_00: We when we hear a new look, it's a it's a human trait, it's human nature to to get this the shiny object syndrome.
- 7:06SPEAKER_00: Okay, I do it.
- 7:07SPEAKER_00: It happens to all of us.
- 7:09SPEAKER_00: We we think we have the strategy and we're laser focused and we're we're moving forward, and then we hear about this new thing, you're like, wow, that's cool, that'll help me get new business too.
- 7:17SPEAKER_00: And and it's so hard, it takes such um such focus and um strength and discipline.
- 7:24SPEAKER_00: That's the word I was looking for.
- 7:25SPEAKER_00: It takes discipline to be able to uh disregard it or not even notice it in the first place.
- 7:30SPEAKER_00: Look, I'm not saying you should never, like I'm not saying you should never pivot, you should never adjust, you should never look at new tools.
- 7:37SPEAKER_00: Obviously you should, but but you should do that with with the understanding that, hey, is that thing, is that new platform, is that new device, is that new service going to help me accomplish my goal of X?
- 7:49SPEAKER_00: And if not, and if it it and be honest with yourself too, because sometimes we talk ourselves into being like, ooh, I need this this you know$200 a month thing when you really don't.
- 7:59SPEAKER_00: But if it does, cool, then incorporate it into what you're doing.
- 8:02SPEAKER_00: Look, we talk a lot about building a media company that happens to sell real estate.
- 8:07SPEAKER_00: So along with that comes a lot of content, a lot of work, a lot of time, a lot of money, especially if you're outsourcing graphic design and videography and and you know, you have an assistant to help you handle the workload.
- 8:21SPEAKER_00: If you're outsourcing that, it costs even more.
- 8:24SPEAKER_00: If you have the luxury of not being super busy right now and you can do a lot of it yourself, it's still very time intensive.
- 8:30SPEAKER_00: That's what I did when I when I first started blogging.
- 8:34SPEAKER_00: And then learning, oh, okay, I have this great article.
- 8:36SPEAKER_00: Now, how do I get people to read about it?
- 8:38SPEAKER_00: How do I get people to find it?
- 8:40SPEAKER_00: How do I get people to know that my website exists?
- 8:42SPEAKER_00: That's when the promotion and social media marketing comes into play.
- 8:45SPEAKER_00: So if you are if you've bought into this media company that happens to sell real estate idea that we that we preach and that we have, you know, every single episode since we started, we're 90 episodes in, then you know there's so many different factors that that come into play.
- 9:01SPEAKER_00: So with with that, you've got to find a strategy that you like.
- 9:06SPEAKER_00: Okay, look, just because something some strategy is working for someone else doesn't mean you need to do that.
- 9:13SPEAKER_00: Okay, I don't like cold calling, I don't like door knocking, I don't like I don't like phone calls at all, to be honest with you.
- 9:20SPEAKER_00: Like I know that to a certain extent they are a necessary evil.
- 9:24SPEAKER_00: I'm an introvert, believe it or not.
- 9:26SPEAKER_00: I just happen to be a loudmouth podcaster, but I'm an introvert.
- 9:29SPEAKER_00: I'm I'm not like the life of the party where I walk in and I'm like, hey, you know, everyone look at me.
- 9:33SPEAKER_00: Like that's not me.
- 9:35SPEAKER_00: I I'm outgoing, but I don't sometimes I just want to go be by myself, be quiet, you know, over in the corner and get some work done.
- 9:43SPEAKER_00: So I'm an introvert, like most people.
- 9:46SPEAKER_00: And oh, here we go.
- 9:47SPEAKER_00: The first squirrel moment of the episode.
- 9:49SPEAKER_00: I think it's been a minute.
- 9:50SPEAKER_00: It's been a minute since we've had a squirrel moment on the Massive Agent podcast.
- 9:54SPEAKER_00: So let's welcome the squirrel back to the show.
- 9:56SPEAKER_00: Thank you very much.
- 9:57SPEAKER_00: Where the hell was I going with that?
- 9:59SPEAKER_00: Um boop, boop, boop.
- 10:01SPEAKER_00: Yes.
- 10:02SPEAKER_00: Look, even though YouTube is very powerful, even though Facebook Live is very powerful and you can use them to grow your brand and get business.
- 10:11SPEAKER_00: If you just if you don't like being on video, if you hate the way you look or sound or whatever, and you can't get past it, like and be honest with yourself.
- 10:19SPEAKER_00: Sometimes we're just we don't like it because we haven't done it, we need to practice, and then we're fine.
- 10:23SPEAKER_00: That's how it was for me.
- 10:24SPEAKER_00: I didn't like being on camera, I didn't like the sound of my voice, I didn't like all that stuff, but every time I did it, I I got more comfortable with it to where I just didn't care.
- 10:33SPEAKER_00: Some people literally just cannot do it and hate it.
- 10:36SPEAKER_00: Well, if that's the case, then you shouldn't be listening or you shouldn't be trying to implement a YouTube strategy.
- 10:42SPEAKER_00: Okay?
- 10:42SPEAKER_00: I mean, unless you have someone else on camera and someone else talking, but it's all about branding you, uh you and your brand.
- 10:50SPEAKER_00: You are your brand.
- 10:51SPEAKER_00: So, so do something else, right?
- 10:53SPEAKER_00: Um, look, I love uh one of our one of our more frequent or sorry, one of our most recent guests, Ricky Carruth, one of the one of the real estate agents and coaches that I respect most in this industry.
- 11:05SPEAKER_00: His system is a system that I don't like doing.
- 11:08SPEAKER_00: It works very well for him.
- 11:10SPEAKER_00: He's he's sold over a hundred homes a year by himself as a solo agent for years.
- 11:16SPEAKER_00: And he all he does is circle prospecting.
- 11:18SPEAKER_00: He gets phone numbers of people of homeowners in a certain area, he calls them, he gets their email address, and he's he puts them on an email list and sends a weekly email every single week.
- 11:28SPEAKER_00: And he's done that for years.
- 11:30SPEAKER_00: I don't like the phone calls.
- 11:31SPEAKER_00: I don't.
- 11:33SPEAKER_00: Even though he's like, look, there's all this potential here, I still can't do that long term.
- 11:40SPEAKER_00: That's me.
- 11:41SPEAKER_00: I'm not saying you shouldn't.
- 11:42SPEAKER_00: I'm not saying it doesn't work.
- 11:43SPEAKER_00: It obviously works.
- 11:44SPEAKER_00: I I love how he's he's teaching the industry how to do that.
- 11:49SPEAKER_00: For me personally, I can't do that long enough to be successful with it because I just hate the phone calls.
- 11:57SPEAKER_00: So I chose content.
- 11:58SPEAKER_00: I chose creating content, video on you know, Instagram stories, YouTube video, writing articles, uh, Facebook posts, podcasting, all this stuff.
- 12:08SPEAKER_00: That's what I like.
- 12:09SPEAKER_00: I like creating all the the content.
- 12:11SPEAKER_00: And because of that, I'm able to do it consistently for long enough to have success with it.
- 12:17SPEAKER_00: We're 90 episodes into this podcast.
- 12:20SPEAKER_00: Okay, night that's 90 weeks.
- 12:22SPEAKER_00: And I'm a busy frickin' guy, and I found 90 straight weeks.
- 12:26SPEAKER_00: I found the means to record a show, get it edited, post it, write it, write a headline, write a title, um, make you know, create a new blog post on MassiveAgent Podcast.com, embed the podcast player, create graphics for each show, especially the shows that have guests.
- 12:44SPEAKER_00: Uh you know, send an email to the guest with all the links, like here you go, here's your graphics, here's here's the links to the show, um, all the different stuff that that goes into optimizing a blog post.
- 12:55SPEAKER_00: Then I have to promote the show after the fact.
- 12:57SPEAKER_00: I create an Instagram story um with Adobe After Effects, and I do that each week.
- 13:03SPEAKER_00: There's a lot of stuff, and I I do outsource some of that, uh, but it's a lot.
- 13:08SPEAKER_00: But I like doing it.
- 13:10SPEAKER_00: That's why I'm able to do it.
- 13:12SPEAKER_00: Guys, the foundation here is you have to do something you want to do.
- 13:17SPEAKER_00: Whatever someone tells you works, they're not wrong.
- 13:22SPEAKER_00: Everything works and nothing doesn't.
- 13:24SPEAKER_00: Okay, that's a phrase that has been burned into my brain since I first got started in the industry by my mentor.
- 13:30SPEAKER_00: Even though we have very different personalities, and you've heard me say before that uh that what worked for him does not work for me because of our personalities, they're so different.
- 13:39SPEAKER_00: I hate cold calling, I hate uh you know, he's very outgoing, he is a uh an extrovert, and I'm not.
- 13:47SPEAKER_00: So that wasn't working for me because I hated doing it.
- 13:50SPEAKER_00: Um, but ever since like what he did teach me was that everything works and nothing doesn't.
- 13:56SPEAKER_00: So whatever you do, if you do it long enough and get better every single time you do it and and continue that, it's going to work for you.
- 14:05SPEAKER_00: So that's why look, I don't say this as as a negative thing, this is positive.
- 14:10SPEAKER_00: Guys, you can pick whatever you want to do and be successful with it.
- 14:15SPEAKER_00: But it's it all starts with that foundation of what do you want to do?
- 14:19SPEAKER_00: What do you like?
- 14:21SPEAKER_00: Okay, there's something for you.
- 14:22SPEAKER_00: If you if you if you love talking, if you're if you love having conversations, but you really aren't a big fan of video, well start a local podcast.
- 14:31SPEAKER_00: Start a local podcast.
- 14:33SPEAKER_00: Guys, if I I'm telling you, if I can do this, you can do this too.
- 14:37SPEAKER_00: Okay.
- 14:37SPEAKER_00: I'm pretty good, I'm pretty talented, but not really.
- 14:41SPEAKER_00: You know, I just do shit.
- 14:43SPEAKER_00: You can do that too.
- 14:44SPEAKER_00: And especially at a local level, you can win in a very, very big way.
- 14:48SPEAKER_00: You don't need 10,000, 20,000, 50,000 listeners a month.
- 14:53SPEAKER_00: You need a you need a couple hundred, and you can have a huge impact on your local community, and you can actually be a local expert.
- 14:59SPEAKER_00: And every time you go to a listing presentation, you're like, by the way, I have my I I host this podcast, um, and we do this little you know uh segment of the show every week where we talk about our featured home of the week.
- 15:11SPEAKER_00: And if you list your home with us, your home will be featured on our on our popular podcast.
- 15:17SPEAKER_00: There you go.
- 15:17SPEAKER_00: There's a strategy if you choose to do a local podcast.
- 15:20SPEAKER_00: You could do the exact same frickin' thing with a video show, if you a Facebook Live show.
- 15:24SPEAKER_00: Maybe you do it on Facebook Live and put it on YouTube, like I do with my Industry Connected podcast slash show that we do every Friday.
- 15:32SPEAKER_00: And by the way, quick plug, industry connected show.com.
- 15:35SPEAKER_00: If you're listening and you're like, ooh, what's this other show he's talking about?
- 15:38SPEAKER_00: I host another podcast called the Industry Connected Podcast.
- 15:42SPEAKER_00: It's a live video show on the Industry Syndicate Facebook page.
- 15:46SPEAKER_00: Then afterwards, I take that audio file and turn it into a podcast, and you can listen to it wherever you're listening to this.
- 15:52SPEAKER_00: So industry connected, go check it out.
- 15:54SPEAKER_00: It's it appeals even more to the mortgage side of the business than this show.
- 15:58SPEAKER_00: Um, a lot more industry news and industry state of state of the union type discussion.
- 16:04SPEAKER_00: Uh so go check that out.
- 16:06SPEAKER_00: Well, it's geez, that was a squirrel moment that wasn't intended to be, but but here we go.
- 16:11SPEAKER_00: Uh another squirrel.
- 16:13SPEAKER_00: Back to choosing something that you want to do.
- 16:16SPEAKER_00: I know a few agents who would love cold calling.
- 16:21SPEAKER_00: There's they to them it's like that meets their personality, right?
- 16:25SPEAKER_00: I personally frickin' hate it.
- 16:28SPEAKER_00: And I I don't think it's the best use of your time because it you know, content lives forever, and people find it, you know, eight months after you posted a certain video, and you know, it compounds on itself and there's branding going on, which does not happen with cold calling, but you can absolutely convert some of those calls to clients, of course.
- 16:46SPEAKER_00: I guess my uh Alexa's on.
- 16:49SPEAKER_00: Let's see, let me unplug that.
- 16:52SPEAKER_00: Because I know when I mention our massive agent minute flash briefing later, Alexa's gonna be, you know, she's not gonna shut up.
- 16:59SPEAKER_00: So look, cold calling works too.
- 17:01SPEAKER_00: Uh door knocking works, but do you like it?
- 17:05SPEAKER_00: Do you want to be doing that long term?
- 17:06SPEAKER_00: Is that something you see yourself doing three years from now?
- 17:09SPEAKER_00: I firmly believe that uh now for me and and the way I see the world, I firmly believe that putting out a bunch of content that positions you as the local expert who is likable and who people remember and keep coming back to hear more stuff from, because it's very, very rarely ever about real estate or mortgage, it's about the community.
- 17:31SPEAKER_00: That is the way to win long term.
- 17:33SPEAKER_00: That is how and but it's gonna be slower going because you got to build that brand.
- 17:37SPEAKER_00: You gotta build how many people follow you.
- 17:39SPEAKER_00: And that every time you do a video or release a new episode of a show or do a new blog article or all of the above, every time you do it, it compounds on itself a little bit, but it takes time.
- 17:50SPEAKER_00: So I think most people don't do it because of the time it's gonna take to see a payoff, which is really unfortunate.
- 17:56SPEAKER_00: I firmly believe that is the best way for most of you.
- 18:00SPEAKER_00: It depends on your personality and everything like that.
- 18:03SPEAKER_00: I think that that is the best strategy for the long term.
- 18:07SPEAKER_00: Okay, because not only look, not only can you sell more homes, but having a local media company, there's so many other things you can do.
- 18:16SPEAKER_00: You get you become a member of the local press, you get invited to local events, you get invited to grand openings to cover them.
- 18:23SPEAKER_00: You uh, you know, there's different monetization options on your website.
- 18:27SPEAKER_00: Uh, there's different, you know, you can have sponsors for your shows, you could have all sorts of partnerships and affiliate marketing by recommending certain products or services locally, where you know, if you recommend they use Joe's barber shop, and every time someone gets a haircut, Joe sends you five bucks or something like that.
- 18:44SPEAKER_00: That there's all sorts of different ways to monetize a media company.
- 18:47SPEAKER_00: And so I think it's the best strategy out there.
- 18:50SPEAKER_00: You talk to Ricky Carruth, he would probably disagree.
- 18:52SPEAKER_00: He he thinks his circle prospecting, um, you know, getting getting email addresses of homeowners in the area and then sending a weekly email every single week forever, he thinks that's the strategy.
- 19:04SPEAKER_00: He's not wrong, but neither am I.
- 19:07SPEAKER_00: Okay, we see the world a little differently.
- 19:09SPEAKER_00: We have different likes and dislikes.
- 19:11SPEAKER_00: I like the content creation and I like the power that comes with having a media company.
- 19:15SPEAKER_00: And if you're listening to the show, I think you do too to a certain extent.
- 19:19SPEAKER_00: But it look, do not take what I'm telling you as gospel.
- 19:24SPEAKER_00: Have it be a good starting point.
- 19:26SPEAKER_00: Hopefully, I'm sparking some ideas or some you know, some things you can do or things you should do, but ultimately you're the only one that knows you.
- 19:35SPEAKER_00: You're the only one that knows who you are, what you like doing, what you can actually continue doing, what what you see yourself doing three years from now, five years from now, you're the only one that knows that.
- 19:46SPEAKER_00: I will say this, you need to factor in what the what the what the industry is gonna look like three to five years from now.
- 19:54SPEAKER_00: It's gonna be different.
- 19:55SPEAKER_00: Technology is changing everything in so many ways, and so much of it we can't even see yet.
- 20:01SPEAKER_00: It's shifting underneath our feet, and we don't even notice.
- 20:03SPEAKER_00: The there's going to be a recession or a correction of some kind that will have some effect on housing.
- 20:10SPEAKER_00: I don't know if home prices will go down, but it'll have an effect on some people's ability to purchase or qualify for home purchases.
- 20:19SPEAKER_00: Yeah.
- 20:19SPEAKER_00: Um, also, there's gonna be a lot of opportunity.
- 20:23SPEAKER_00: If you can build your brand now and become a local expert, become a local celebrity, a local influencer with your media company, with your brand, when the recession comes and a lot of other fellow agents are leaving the business, you're gonna stick out even more.
- 20:38SPEAKER_00: And Zillow and Amazon and Redfin and all these guys cannot compete at a at a hyper local level.
- 20:45SPEAKER_00: They can't.
- 20:46SPEAKER_00: They can run Google AdWords that say, you know, this subdivision, homes in this subdivision.
- 20:51SPEAKER_00: But most people want more than that.
- 20:52SPEAKER_00: Most people want to know what's going on.
- 20:54SPEAKER_00: Is that a good place to live?
- 20:56SPEAKER_00: And why?
- 20:57SPEAKER_00: If I move to this area, what do they have parks?
- 21:01SPEAKER_00: What are the schools like?
- 21:03SPEAKER_00: Are there restaurants nearby?
- 21:04SPEAKER_00: What does the the brewery scene look like?
- 21:06SPEAKER_00: How about coffee shops?
- 21:08SPEAKER_00: Um, you know, is it safe?
- 21:10SPEAKER_00: Uh is there's is it close to the mountains?
- 21:13SPEAKER_00: That stuff Zillow and those guys cannot compete with.
- 21:16SPEAKER_00: That's why I think building a media company that sells real estate is the best strategy for now and when the market completely flips, it it's good for everything, guys.
- 21:28SPEAKER_00: Brand is everything.
- 21:30SPEAKER_00: So guys, take a step back.
- 21:32SPEAKER_00: And I just want the whole point of this show, the whole point of this show is to let you know and give you permission.
- 21:39SPEAKER_00: It's not like you need it from me, but give you permission that you you can do whatever you want.
- 21:46SPEAKER_00: Not only can you, you should.
- 21:48SPEAKER_00: You should do what you want to be doing and nothing else, and make sure everything fits in line with that.
- 21:54SPEAKER_00: Don't get distracted with things.
- 21:56SPEAKER_00: Uh, like uh, you know, you hear about some new email autoresponder system.
- 22:00SPEAKER_00: When that doesn't even matter to your strategy.
- 22:02SPEAKER_00: You're like, ooh, that can get me leads, or you know, that can turn people into clients.
- 22:06SPEAKER_00: Okay, but that's not your strategy.
- 22:08SPEAKER_00: So stay focused.
- 22:10SPEAKER_00: As you're going through this process and you're maybe you're putting out content, maybe you decide you do want to do phone calls.
- 22:16SPEAKER_00: You do want to go door knocking.
- 22:18SPEAKER_00: You want to uh have postcard mania send, you know, send a bunch of postcards and circle prospect an area.
- 22:25SPEAKER_00: Awesome.
- 22:26SPEAKER_00: Uh look, that's going to work.
- 22:27SPEAKER_00: Cool.
- 22:28SPEAKER_00: Uh while you're doing that, you're going to have to keep track of who you're talking to.
- 22:32SPEAKER_00: You're going to have people who reach out that have a question, or maybe they they click on one of your ads and they're just kicking the tires.
- 22:38SPEAKER_00: But at some point, they're going to be ready to talk about buying or selling, or they know someone who will.
- 22:43SPEAKER_00: So you want to keep track of them so that four, five, six, 13 months from now, you'll remember who they are.
- 22:50SPEAKER_00: You're going to need a good CRM.
- 22:52SPEAKER_00: Okay.
- 22:52SPEAKER_00: I really believe everyone needs a CRM.
- 22:54SPEAKER_00: And there's CRMs built specifically for real estate.
- 22:57SPEAKER_00: There's a bunch of them.
- 22:58SPEAKER_00: There's a bunch of good ones.
- 22:59SPEAKER_00: Not all of them are created equal, not even close.
- 23:02SPEAKER_00: But I've used a few different ones in my day.
- 23:05SPEAKER_00: Most recently I used Lion Desk, but I found Lion Desk is lacking in the transaction management area, like tracking your deals and everything, and having it in a coherent, organized fashion that makes sense.
- 23:17SPEAKER_00: And it's just not very user-friendly.
- 23:20SPEAKER_00: And you talk to anyone who's used Lion Desk, most of them are like, this is so hard to use.
- 23:24SPEAKER_00: This doesn't even make sense.
- 23:25SPEAKER_00: So I now use WiseAgent, and I'm so freaking glad that I do.
- 23:29SPEAKER_00: So, guys, as you're building out your strategy, if you look, if you're with exp Realty and you have KV Core, that's a great CRM.
- 23:38SPEAKER_00: Okay, that's a great CRM.
- 23:39SPEAKER_00: Or you don't have to be with EXP.
- 23:41SPEAKER_00: I know some other brokerages provide KV Core.
- 23:43SPEAKER_00: That's a pretty good CRM.
- 23:44SPEAKER_00: But if you want your own standalone CRM, give Wise Agent a shot.
- 23:48SPEAKER_00: All right.
- 23:48SPEAKER_00: They are actually giving Massive Agent listeners a 14-day free trial.
- 23:52SPEAKER_00: And anyone that uses this link, uh Massive Agent Podcast.com slash wise agent, and everyone who uses that link not only gets a 14-day free trial, so you can go kick the tires and test it out and see how their texting works and check out, you know, is this user-friendly?
- 24:09SPEAKER_00: Can I even use this thing?
- 24:10SPEAKER_00: Go check it out.
- 24:11SPEAKER_00: And by using that link, you're going to get my drip campaigns for free.
- 24:15SPEAKER_00: Okay, you'll actually get the drip campaigns I personally use.
- 24:18SPEAKER_00: You'll get those for free.
- 24:20SPEAKER_00: You can, of course, go in and customize them so that you know, so that they're custom for you in your area, as you should.
- 24:26SPEAKER_00: But my drip campaigns are available to anyone who uses uh that wise agent link.
- 24:31SPEAKER_00: So thank you, Wise Agent, for hooking up the Massive Agent Peeps.
- 24:34SPEAKER_00: Guys, it's it's my CRM.
- 24:35SPEAKER_00: I love them.
- 24:36SPEAKER_00: They can do all the bells and whistles Wise Agent has.
- 24:39SPEAKER_00: You certainly don't need all the bells and whistles, but for like the basics, I think it is the best CRM out there, especially for the money.
- 24:47SPEAKER_00: I'm all about value, not necessarily the lowest cost.
- 24:51SPEAKER_00: In fact, I'm usually not for the lowest cost because you can't usually get the best for the least amount of money.
- 24:56SPEAKER_00: Doesn't work that way.
- 24:58SPEAKER_00: So the as far as value, wise agent is it, massive agentpodcast.com slash wise agent.
- 25:05SPEAKER_00: And if you haven't yet, do a 14-day free trial and get my drip campaigns for everyone who becomes a wise agent client.
- 25:12SPEAKER_00: Oh, and one last thing.
- 25:14SPEAKER_00: I I didn't even mention buying leads.
- 25:16SPEAKER_00: If if a s if you have the strategy of buying leads from ZillowRealtor.com, I think in the short term that can work.
- 25:23SPEAKER_00: I've seen positive ROI for some agents, most not, most agents don't even get a positive ROI and it's a complete waste of time and money.
- 25:32SPEAKER_00: But let's say you are.
- 25:34SPEAKER_00: That will not continue to be the case.
- 25:36SPEAKER_00: If you put if your strategy is paying someone else to just put you on a listing somewhere and hoping that people click and then you have to can try to convert all of them, then that's not sustainable when the market corrects and more people are hurting for business because Zillow and Realtor.com and homes.com and all these guys, they're just gonna jack up the prices because the demand is gonna go up.
- 26:00SPEAKER_00: When when fewer people have deals, they need leads, the demand goes up.
- 26:05SPEAKER_00: Uh a responsible business would raise the prices to meet the demand.
- 26:10SPEAKER_00: So if you are not one of these mega agents with a huge team and a huge budget, how the hell are you going to afford to do that?
- 26:17SPEAKER_00: Not to mention, let's say, let's say the market corrects three or four years from now.
- 26:21SPEAKER_00: Or no, let's say it corrects next year.
- 26:23SPEAKER_00: Okay.
- 26:24SPEAKER_00: One year from today, let's say the market corrects, completely flips.
- 26:28SPEAKER_00: Okay, it's now a buyer's market.
- 26:30SPEAKER_00: It's tough, it's hard to find deals.
- 26:32SPEAKER_00: If you've been, if it's been working for you buying leads from Zillow and Realtor.com, then look, no branding has been happening over that time.
- 26:41SPEAKER_00: None.
- 26:42SPEAKER_00: No one's been seeing your logo, no one's been visiting your website to get added to a custom audience with your Facebook Pixel, no one has been seeing your face, no one's been watching any videos.
- 26:52SPEAKER_00: They're whole look, Zillow is all about branding themselves.
- 26:57SPEAKER_00: So there's been no branding.
- 26:59SPEAKER_00: No one will know who you are.
- 27:00SPEAKER_00: But if, on the other hand, if you decide, hey, I need to buy leads and you learn how to do Facebook ads, you learn how to actually do it yourself.
- 27:07SPEAKER_00: So you can control it and you're not beholden to some other person or company to do it for you.
- 27:12SPEAKER_00: If you learn how to do it, then every single person that sees your ad, whether they click it or not, they see your branding.
- 27:20SPEAKER_00: They see your logo, they see your face, they see the name.
- 27:23SPEAKER_00: Let's say they click it, but they don't actually enter their information to become a lead.
- 27:27SPEAKER_00: Now they've been added to a custom audience.
- 27:29SPEAKER_00: You can retarget them with future ads so that over time you can work on them and let them get to know you.
- 27:34SPEAKER_00: There's so much power in that.
- 27:36SPEAKER_00: Not to mention Facebook ads are incredibly cheap compared to Zillow and Realtor.com.
- 27:42SPEAKER_00: So that's what I suggest.
- 27:44SPEAKER_00: If you guys are going to buy leads, it only makes sense in the very, very short term with Zillow and Realtor.com.
- 27:52SPEAKER_00: Don't let any short-term success, quote unquote, fool you into thinking this is just my strategy from now on.
- 27:58SPEAKER_00: I'll just put X amount into Zillow and I'll close this many deals and it makes sense.
- 28:03SPEAKER_00: Well, eventually you've lost all that damn time that you could have been branding and having people get to know your brand.
- 28:10SPEAKER_00: The impression matters.
- 28:12SPEAKER_00: Every time someone sees your Facebook ad, whether they click it or not, they see it.
- 28:16SPEAKER_00: That impression matters.
- 28:18SPEAKER_00: That is a valuable thing.
- 28:20SPEAKER_00: So learn Facebook ads.
- 28:22SPEAKER_00: So I know that if you're new, if you're a new agent or an agent who's never really run ads before, learning it's a beast, and that's why most don't.
- 28:30SPEAKER_00: Or they try it, they watch a YouTube video or two, they try it, they don't quite get it right because there's so many little things like, you know, check this box, don't check this one, uh, make sure you you only show it on Facebook news feed, don't show it to the audience network, you know, don't put it in instant articles, that kind of stuff.
- 28:47SPEAKER_00: If you don't know these settings, and if you don't know what type of ads to run, you're not gonna have a great experience.
- 28:53SPEAKER_00: And then unfortunately, what we do when that happens is we say, oh crap, Facebook ads don't work, or Facebook ads don't work for me, or Facebook ads don't work in my market.
- 29:04SPEAKER_00: All of that's bullshit.
- 29:05SPEAKER_00: It's just the story you've told yourself based on your experience.
- 29:09SPEAKER_00: But it's obviously working for a lot of people, myself included.
- 29:12SPEAKER_00: So all you have to do is do what they do.
- 29:15SPEAKER_00: If you want to be successful with Facebook ads, do what agents do, run the ads they're running, and make you know, learn what they know.
- 29:25SPEAKER_00: Okay?
- 29:25SPEAKER_00: So to speed that up, because for me that process took years, cost me a hell of a lot more than if I just hired a coach or took a course or something.
- 29:33SPEAKER_00: So we created the Massive Agent Society.
- 29:36SPEAKER_00: It is for agents who are brand new to real estate and they're trying to figure out how I can get leads coming in.
- 29:42SPEAKER_00: It's for an agent who just you're not new, but you're like, hey, I'm tired of hearing how great Facebook ads are.
- 29:48SPEAKER_00: I want to do this for myself.
- 29:50SPEAKER_00: This is for agents who have been paying an insane amount of money to Zillow and Realtor.com for a while, and you're tired of the crappy value that you get, and you just you want to get more value for your money.
- 30:03SPEAKER_00: The key is to take control.
- 30:06SPEAKER_00: So you have to you have to be given the ads.
- 30:08SPEAKER_00: It's like here, run this ad.
- 30:10SPEAKER_00: But look, you can you can copy and paste a Facebook ad from anywhere.
- 30:13SPEAKER_00: That there's Facebook ad templates all over the internet.
- 30:16SPEAKER_00: Okay, so so that's not the real value of the society.
- 30:19SPEAKER_00: It's a it's valuable, of course, because we're like, look, this ad works for any everyone who runs it, but there's always adjustments to be made.
- 30:26SPEAKER_00: Little teeny adjustments based on your market and the demographics within it.
- 30:30SPEAKER_00: So if you're just copying and pasting some ad that you saw from someone in Florida, but you're in Maine, demographics are different.
- 30:38SPEAKER_00: Okay, consumers are different there.
- 30:39SPEAKER_00: So we give you the ads, but more importantly, we want to make you a master of lead generation so that you don't ever need to rely on your broker, your team leader, Zillow, Realtor.com, somebody else.
- 30:52SPEAKER_00: You know how to get leads when you want to get leads.
- 30:55SPEAKER_00: So we give you the support and the training and the hand holding and the coaching after the fact.
- 31:02SPEAKER_00: All right.
- 31:02SPEAKER_00: So it is a monthly, you can do a monthly subscription option.
- 31:06SPEAKER_00: Uh you could do an annual or a lifetime membership.
- 31:09SPEAKER_00: And here's what's cool one agent per market is allowed in the massive agent society.
- 31:14SPEAKER_00: That's it.
- 31:15SPEAKER_00: So there's there are some markets, there's a 50 or so markets around the country that are already claimed.
- 31:20SPEAKER_00: And while for as long as that agent is a member, there's no other agents who can join the Massive Agent Society under that.
- 31:27SPEAKER_00: So if you're in one of those areas, I apologize.
- 31:30SPEAKER_00: But the the vast majority of markets out there are still available.
- 31:34SPEAKER_00: So you're you're actually going to be able to claim your market exclusively, not like Zillow, where they're like, oh, by the way, um uh you know, you're exclusively owning the zip code with eight other agents, uh, you know, and you're competing for whoever responds first, that whole bullshit.
- 31:48SPEAKER_00: You're literally the only one in your area who has access to the ads we give you, and then the Facebook group, our members only Facebook group.
- 31:55SPEAKER_00: So there's a referral network.
- 31:57SPEAKER_00: You're gonna be the only agent in your market in our referral network.
- 32:00SPEAKER_00: And referrals are passed around quite a bit.
- 32:02SPEAKER_00: You know, we have an agent in, let's say, San Diego who they're running Facebook ads, they're getting a bunch of leads, and they have someone who needs to sell their house in uh, let's say Salt Lake City.
- 32:12SPEAKER_00: So boom, they have a referral for this agent in Salt Lake City.
- 32:16SPEAKER_00: Awesome.
- 32:17SPEAKER_00: Uh it's pr it's freaking awesome.
- 32:19SPEAKER_00: So it's part online course, part coaching program, one-on-one coaching, by the way, in a group setting.
- 32:24SPEAKER_00: So you'll still get personalized attention from me, not one of my people, like the number one real estate coach out there who's never sold a home in his life.
- 32:34SPEAKER_00: But uh, you know, then you you spend thousands of dollars on his coaching and you don't even meet with him.
- 32:39SPEAKER_00: Yeah, it's not that, it's the opposite.
- 32:40SPEAKER_00: So you'll actually get me access to me, access to our other members, all for$2.99 a month or$19.99 a year or forever.
- 32:50SPEAKER_00: If you just want one payment forever, you want to claim your market, take it off the board, no one else can get to it.
- 32:55SPEAKER_00: You want access to our Facebook ads and no one else can get to them.
- 33:00SPEAKER_00: $29.99 for lifetime.
- 33:02SPEAKER_00: Okay.
- 33:02SPEAKER_00: So MassiveAgen Society.com is where you can go to check if your market is even available.
- 33:08SPEAKER_00: It's crazy.
- 33:09SPEAKER_00: $29.99 for a lifetime membership.
- 33:11SPEAKER_00: That's that's less than two months.
- 33:13SPEAKER_00: Or sorry, that's that's like three months of coaching with with um, you know, the gentleman who's the number one real estate coach that's never actually sold a home.
- 33:21SPEAKER_00: That's like three months' worth.
- 33:22SPEAKER_00: And it's not even with him, it's with one one with one of his people.
- 33:25SPEAKER_00: Like you're paying for the accountability uh accountability.
- 33:28SPEAKER_00: Cool.
- 33:28SPEAKER_00: Get that from the Massive Agent Society, get that from us, but also get the ads given to you that you can copy and paste, and then we'll teach you what adjustments to make after the fact to make it work better and make you a master.
- 33:41SPEAKER_00: That's the goal.
- 33:42SPEAKER_00: We want you to become a leads gen master so you can control your leads.
- 33:46SPEAKER_00: All right.
- 33:47SPEAKER_00: Oh, uh, MassiveAgen Society.com is where you can find that and uh and see if your market is available.
- 33:54SPEAKER_00: So hopefully it is, and we'd love to have you in there.
- 33:58SPEAKER_00: It's an amazing group of like-minded, like-minded agents just willing to contribute and share.
- 34:03SPEAKER_00: That's what's cool about one agent per market.
- 34:06SPEAKER_00: Nobody's worried about a competitor in their area, you know, hearing what they're doing.
- 34:11SPEAKER_00: They're not worried about a competitor hearing their struggles, hearing any issues they have, or hearing about their successes and what's working for them.
- 34:18SPEAKER_00: So by claiming your market, look, there's no other there's no other program that I'm aware of out there in our industry where you can do that.
- 34:25SPEAKER_00: Especially not for as I need to jack up the prices.
- 34:28SPEAKER_00: I really do.
- 34:29SPEAKER_00: The the value is just insane, and we have testimonials all over the website that um that'll show you.
- 34:34SPEAKER_00: So MassiveAgen Society.com is the place I firmly believe it is the best lead generation training program out there for the money.
- 34:44SPEAKER_00: Hands down.
- 34:45SPEAKER_00: And trust me, I've looked.
- 34:46SPEAKER_00: That's why I built it in the first place.
- 34:48SPEAKER_00: I wanted something like that for myself, it didn't exist, so I built it.
- 34:52SPEAKER_00: Guys, wrapping up real quick, I want to thank you to everyone who's left a who's left us a rating or a review for the Massive Agent Podcast on iTunes.

- 35:57SPEAKER_00: We'd appreciate it a lot.
- 35:59SPEAKER_00: Thank you so much.
- 36:01SPEAKER_00: Oh, and uh I know that I did tease a little bit about the industry syndicate.
- 36:06SPEAKER_00: So we are a week or two away from finally launching the industry syndicate app.
- 36:12SPEAKER_00: The app is going to be great for two reasons.
- 36:14SPEAKER_00: And by the way, it's completely free.
- 36:16SPEAKER_00: It'll be available on Apple and for Android, you freaking Android people.
- 36:20SPEAKER_00: Yeah, so we even made it available for you weirdos, all right?
- 36:24SPEAKER_00: Because uh, you know, you're people too.
- 36:26SPEAKER_00: You're people too, even though you're you know inferior to uh to the rest of us, Apple folks.
- 36:31SPEAKER_00: No, I'm just kidding.
- 36:31SPEAKER_00: I'm just kidding.
- 36:32SPEAKER_00: You know I'm playing.
