- 0:00SPEAKER_00: On this episode of the Massive Agent Podcast, we're going to get a little real.
- 0:03SPEAKER_00: I mean, there's this this is not really uh a sunshine and lollipops episode, but there's absolutely light at the end of the tunnel because look, look, we're we're in big trouble.
- 0:14SPEAKER_00: We're in some serious danger as an industry.
- 0:16SPEAKER_00: And if we don't learn how to come together and be honest about all the many forces that are attacking us right now, we don't stand a shot.
- 0:25SPEAKER_00: So we're gonna have the talk right now to figure this shit out so that we can best prepare and and survive.
- 0:32SPEAKER_01: The massive agent podcast.
- 0:34SPEAKER_01: We need generation tips and strategies to give you more leads and sell more homes.
- 0:40SPEAKER_00: I love to buy houses, I like to sell houses.
- 0:44SPEAKER_01: Wait a minute.
- 0:46SPEAKER_01: Leads a week.
- 0:48SPEAKER_01: I've said better.
- 0:50SPEAKER_01: Oh have I got your attention now?
- 0:54SPEAKER_01: Here's your host, Dustin Rome.
- 0:58SPEAKER_00: Hey, what is up, everybody?
- 0:59SPEAKER_00: Welcome to episode number 66 of the Massive Agent Podcast.
- 1:03SPEAKER_00: Thank you for joining.
- 1:04SPEAKER_00: Uh, I know that intro was kind of wont wah, and and some of this episode might be, depending on your perspective.
- 1:11SPEAKER_00: But guys, we're just gonna be honest.
- 1:13SPEAKER_00: Okay, we're just gonna be honest.
- 1:14SPEAKER_00: We're gonna have some real talk and and we're gonna address the the elephant in the room.
- 1:21SPEAKER_00: We're gonna talk about some of these outside forces that are attacking, literally, attacking the real estate industry, attacking our profession as agents and loan officers.
- 1:32SPEAKER_00: And we're gonna figure out how to work together, how to come together to to fight them or or you know, hold them off or or protect ourselves and our livelihood so that we can continue to make a living and have a thriving business and continue to help people buy homes and sell homes.
- 1:50SPEAKER_00: We can do that.
- 1:51SPEAKER_00: That there is a solution to this.
- 1:53SPEAKER_00: Okay.
- 1:53SPEAKER_00: There's honestly, I don't think there's a solution for the whole industry as a whole.
- 1:58SPEAKER_00: It's just there's too many people, too many people set in their ways, too many people with their heads in the sand.
- 2:03SPEAKER_00: But individually, on a personal level, we can absolutely insulate ourselves from this craziness.
- 2:10SPEAKER_00: So we're just gonna have a we're gonna have a very adult conversation about this.
- 2:13SPEAKER_00: You're gonna learn some things, and and I think you'll you'll be glad that we at least um did a deep dive on this stuff because it's crazy.
- 2:23SPEAKER_00: It's crazy.
- 2:24SPEAKER_00: We're gonna dive deeper than than our previous episode that we did about why Zillow is not the not the company you that we should be worried about right now.
- 2:31SPEAKER_00: We talked about Open Door and Amazon.
- 2:34SPEAKER_00: We'll talk about that a little bit, but that's not even what I'm talking about today.
- 2:37SPEAKER_00: There's even bigger stuff.
- 2:38SPEAKER_00: So stay with us for that.
- 2:41SPEAKER_00: Uh I appreciate you joining, guys.
- 2:42SPEAKER_00: If if you are new to the show, my name is Dustin Brohm, your host.
- 2:47SPEAKER_00: I am a real estate agent in Salt Lake City, Utah with EXP Realty.

- 3:24SPEAKER_00: We have a bunch more that are about to launch.
- 3:26SPEAKER_00: We have our own exclusive shows that we're about to launch.
- 3:29SPEAKER_00: I'm doing a new show here pretty soon that I've teased a little bit on my Instagram story at Massive Agent, and and more about that coming soon.
- 3:37SPEAKER_00: But industry syndicate.com is where you can find all that stuff.
- 3:40SPEAKER_00: I'm also the founder of the Massive Agent Society, the Facebook ads, lead generation training platform support and coaching platform for agents and loan officers.
- 3:51SPEAKER_00: Before we get into the the heavy stuff, before we get into the the adult conversation, uh let's have a little fun.
- 3:59SPEAKER_00: All right.
- 4:00SPEAKER_00: If you've been listening for a while, you know that the squirrel is our most beloved guest and our most frequent guest.
- 4:06SPEAKER_00: The squirrel pops in from time to time, uh the w meaning a lot, and uh, you know, totally takes me on a tangent.
- 4:13SPEAKER_00: So the squirrel is alive and well.
- 4:15SPEAKER_00: I wanted to I wanted to do a quick, quick call to action.
- 4:18SPEAKER_00: So if you if you've been watching for a while, if you've seen some of my Facebook lives that I did um months ago, uh I used to have a bookshelf behind me in my office that had a big poop emoji pillow.
- 4:32SPEAKER_00: You know, the big smiling poop emoji pillow behind me, but I've since got rid of that bookcase m many months ago.
- 4:38SPEAKER_00: If you guys are new to the show, new to uh if you didn't know who I was before today, you don't have a clue what I'm talking about unless you saw one of those old videos, but I used to have a poop emoji over my left shoulder.
- 4:50SPEAKER_00: And I'm I'm thinking that we need a squirrel emoji, a squirrel pillow.
- 4:55SPEAKER_00: If you guys have seen any cool squirrel pillows that I could put behind me for any videos that I do, Facebook Lives and everything like that, I'm gonna put a new shelf up.
- 5:05SPEAKER_00: Uh to be honest, I put a futon in my office so that you know I had a little place to sit and everything.
- 5:12SPEAKER_00: And and so I got rid of the bookshelf, but I'm gonna put a corner shelf up just so I can put one of those pillows, and I'd love to do a squirrel one.
- 5:19SPEAKER_00: So if you've seen one, let me know.
- 5:21SPEAKER_00: Um, I think that'd be cool.
- 5:22SPEAKER_00: I could always use the poop emoji pillow, that's always a classic, and maybe I'll do both.
- 5:28SPEAKER_00: Anyways, uh quickly, real quick, I'm gonna I'm gonna do most of the announcements after the bulk of content today, except for this one because it is timely.
- 5:37SPEAKER_00: So I'm uh well, let's see.
- 5:40SPEAKER_00: I'm gonna be actually speaking.
- 5:42SPEAKER_00: I'm gonna be traveling.
- 5:44SPEAKER_00: I'm gonna be doing some speaking over the next couple weeks.
- 5:46SPEAKER_00: When you when you guys hear this on Thursday, the 28th of March, uh, the very following week, I'm gonna be in Phoenix in Scottsdale.

- 6:11SPEAKER_00: That's gonna be super cool.
- 6:12SPEAKER_00: I'm speaking with Jason Frazier, Chelsea Pitts, David Greenspan, Travis Tom, and that's gonna be one hell of an event.
- 6:18SPEAKER_00: Go to just go to any of the Chicago Title, Arizona's uh social media accounts, find a link to get your ticket.
- 6:24SPEAKER_00: I know they still have a few tickets left.
- 6:26SPEAKER_00: That's gonna be one hell of an event in Scottsdale on the third.
- 6:30SPEAKER_00: So if you're in the Scottsdale area, go get a ticket for that.
- 6:33SPEAKER_00: It's in it's in the afternoon, it's at uh the Scottsdale airport, like at some cool place with little private jets and stuff behind us.
- 6:42SPEAKER_00: So that's gonna be cool.
- 6:43SPEAKER_00: And then I will be in San Diego speaking at an event for Lawyers Title at uh, let's see, April 16th in Rancho Bernardo.
- 6:51SPEAKER_00: So I'll be there, and then I have a bunch of other events in May, June, July coming up that I am uh I can't announce quite yet, but I'm gonna be traveling.
- 7:00SPEAKER_00: I'm gonna be traveling.
- 7:01SPEAKER_00: I'd love to see you guys, I'd love to have you guys come to some of these events, and and it's gonna be good stuff.
- 7:06SPEAKER_00: That wasn't even the announcement, but I just want to let you know because it's timely.
- 7:10SPEAKER_00: So the Massive Agent Society, I'm doing a special where uh we're doing the for for one week only, okay?
- 7:18SPEAKER_00: A little spring special.
- 7:20SPEAKER_00: Uh we've had we've had a big boost of new membership, of new people joining the society.
- 7:24SPEAKER_00: It's really you know, it's really catching on.
- 7:27SPEAKER_00: People are really having some great success with the Facebook ads that that we give them and that, you know, and how we train them.
- 7:33SPEAKER_00: Um so we are doing a special for one week.
- 7:36SPEAKER_00: It will expire on April, uh, let's see, April 4th.
- 7:40SPEAKER_00: So it's good from today, March 28th, when the show comes out, to April 4th, uh, where you can get a lifetime full access membership to the Massive Agent Society for the price of an annual membership.
- 7:54SPEAKER_00: Now, when I say full access, all access, if you will, what that includes is first off, you like you'll never have another payment.
- 8:02SPEAKER_00: You'll be a member of the Massive Agent Society forever.
- 8:06SPEAKER_00: And then any future course, any future program, retreat, mastermind, meetup, anything like that, you will get for free.
- 8:18SPEAKER_00: So the podcasting course that I'm putting together, you'll get that for free.
- 8:21SPEAKER_00: Any paid webinar that I do, you'll get that for free.
- 8:24SPEAKER_00: Every single thing you'll get all access to the Massive Agent Society network and course, courses, everything.
- 8:33SPEAKER_00: For the cost of an annual membership, you'll get lifetime, which normally a lifetime membership is only$29.99.
- 8:41SPEAKER_00: And for one week only, it's going to be$19.99.
- 8:45SPEAKER_00: So let's let's think this through.
- 8:47SPEAKER_00: Okay.
- 8:47SPEAKER_00: So if you don't know what the Massive Agent Society is, MassiveAgen Society.com, go check it out.
- 8:52SPEAKER_00: It's for agents and loan officers.
- 8:55SPEAKER_00: We have a database of Facebook ads that have been proven to generate leads.
- 9:00SPEAKER_00: And we you can go click on one.
- 9:02SPEAKER_00: You're just like, okay, I want some buyer leads.
- 9:04SPEAKER_00: So you click on one, it tells you which image to use, what headline to use, uh, what text to use, what like even which type of call to action button to use, the audience you should target, everything.
- 9:16SPEAKER_00: And you just copy and paste it and run it yourself.
- 9:19SPEAKER_00: We have a whole database of those for our members.
- 9:21SPEAKER_00: You can run as many as you want, whatever.
- 9:24SPEAKER_00: Some work better than others, and we tell you which ones work better.
- 9:27SPEAKER_00: But then we also have our weekly coaching calls.
- 9:30SPEAKER_00: We have our private members-only Facebook group that uh that anytime you need support or have a question about a Facebook ad campaign you're running, or or even just a general marketing question, that's what the group's there for.
- 9:43SPEAKER_00: We have dozens and dozens of other members from around the country and even in Canada that are extremely knowledgeable and helpful.
- 9:51SPEAKER_00: Um, for this, you're actually going to be the only agent or lender in your entire market.
- 9:56SPEAKER_00: Okay, so some of you guys, unfortunately, your markets are sold out.
- 10:00SPEAKER_00: But for the vast majority, your market's still available, and we only allow one agent or lender per market.
- 10:07SPEAKER_00: So you're you're able to actually claim your market for life for under$2,000.
- 10:13SPEAKER_00: And you get all the stuff we're talking about, the coaching, the training.
- 10:17SPEAKER_00: Um, there's an online course with training videos that walks you through how to do everything you need.
- 10:22SPEAKER_00: Like even if you've never run a Facebook ad, we have a video that walks you through every single step on how to do a Facebook ad.
- 10:28SPEAKER_00: And then we'll tell you which ads to run and how to adjust them and how to know if they're working right, how to fix them, if they're not.
- 10:35SPEAKER_00: Everything.
- 10:36SPEAKER_00: Okay?
- 10:36SPEAKER_00: One agent or lender per market.
- 10:38SPEAKER_00: And uh you can find out which ones are uh still available over at MassiveAgenSociety.com.
- 10:44SPEAKER_00: Um, but again, to get that deal uh for the for the lifetime membership for the price of an annual membership, you just need to use the discount code SPRING19.
- 10:55SPEAKER_00: That's Spring 19 at checkout.
- 10:59SPEAKER_00: So in the checkout, there's a spot for a discount code, put Spring 19.
- 11:03SPEAKER_00: That discount code expires on April 4th.
- 11:06SPEAKER_00: So you guys only have a week from when this episode is released to get that offer.
- 11:10SPEAKER_00: And I'm telling you guys, when you're able to be the only agent or LO in your entire market that um that that's running these ads or that can even run these ads, that's a big deal.
- 11:24SPEAKER_00: And not to mention the referral network.
- 11:26SPEAKER_00: Because there's only one agent or LO per market, we have deals passed around.
- 11:31SPEAKER_00: We have referrals passed around within the group.
- 11:32SPEAKER_00: So we have a built-in referral network.
- 11:34SPEAKER_00: If someone in Vegas has a referral for someone in Virginia Beach and you're the only one in Virginia Beach, you're gonna get the referral.
- 11:42SPEAKER_00: Referrals are being passed around more now than they have ever.
- 11:45SPEAKER_00: So I'm telling you guys, there's a lot.
- 11:47SPEAKER_00: I know there's some moving parts to this.
- 11:48SPEAKER_00: If you're hearing about it for the first time, I apologize.
- 11:51SPEAKER_00: But right now, MassiveAgenSociety.com, go claim your market forever, get access to every product, every course we ever do ever again, all of our paid webinars, future courses for under$2,000.
- 12:05SPEAKER_00: That's crazy.
- 12:06SPEAKER_00: When I say, see, when I say this out loud, what like when I'm saying this out loud to myself, I'm like, why the hell is that only$2,000?
- 12:13SPEAKER_00: Because let's say you do that and then you spend like$500 on Facebook ads, okay?
- 12:18SPEAKER_00: So you're into it about$2,500.
- 12:21SPEAKER_00: Well, if you if you're an agent and you sell a$300,000 home, you're gonna make$9,000 in commission from that, approximately, right?
- 12:28SPEAKER_00: Depending on a lot of things.
- 12:30SPEAKER_00: But on average, you're gonna make nine grand.
- 12:32SPEAKER_00: You only paid$2,500.
- 12:34SPEAKER_00: And$2,000 of that was a was a one-time thing.
- 12:36SPEAKER_00: You know, you only spent$500 on the ad.
- 12:38SPEAKER_00: Let's say, let's say you do it all wrong and you spend$1,000 on the Facebook ad, you're still into it only$3,000 and you're about to make nine off one frickin' deal.
- 12:46SPEAKER_00: Do you think that's a good ROI?
- 12:48SPEAKER_00: Uh-huh.
- 12:48SPEAKER_00: And if you spend a thousand bucks on Facebook ads, you're gonna get more than one closing from that.
- 12:53SPEAKER_00: You will.
- 12:53SPEAKER_00: It might take four months, six months, whatever, but the ROI over time is gonna be insane.
- 12:59SPEAKER_00: So do not sleep on this, guys.
- 13:01SPEAKER_00: Do not sleep on this.
- 13:02SPEAKER_00: I might even come to my senses.
- 13:05SPEAKER_00: Well, too late now.
- 13:06SPEAKER_00: Cat's out of the bag, but$19.99, lifetime membership, full access to the Massive Agent Society.
- 13:12SPEAKER_00: Use discount code SPRING 19 and make sure your market is available.
- 13:16SPEAKER_00: There are thousands of other people listening right now, so if yours is when you see it over on the website, get it.
- 13:22SPEAKER_00: Get it quickly, and and then no one else will ever have it.
- 13:26SPEAKER_00: It'll be yours.
- 13:27SPEAKER_00: Alright, guys, let's jump into let's let's jump into the real stuff.
- 13:31SPEAKER_00: The the the craziness.
- 13:33SPEAKER_00: Had to pause the recording for a second because there's uh it sounds like the Thunderbirds or the Blue Angels are practicing like right above my right above my office.
- 13:42SPEAKER_00: I don't I hope that's the case.
- 13:44SPEAKER_00: I think that'd be really freaking cool, but you know, that's not the case.
- 13:47SPEAKER_00: There's just I don't know why there's fighter jets flying around, so if it's loud, that's what's going on.
- 13:52SPEAKER_00: We're not under attack that I know of, but oh, this is such an awesome segue.
- 13:57SPEAKER_00: I didn't even mean this.
- 13:58SPEAKER_00: We are under attack, not by fighter jets, but we're under attack by so many different things right now.
- 14:04SPEAKER_00: Guys, this episode is a call to arms.
- 14:07SPEAKER_00: A call to arms, a call to come together.
- 14:09SPEAKER_00: I do not care if you are a real estate agent or a loan officer or a title rep or an executive at a mortgage company or a branch manager at a real estate brokerage.
- 14:19SPEAKER_00: I don't care.
- 14:20SPEAKER_00: Everybody needs to be working together on this, or we're toast.
- 14:24SPEAKER_00: Our way of our way of life, our livelihood, our profession is going to change dramatically, and usually not in the way that we, as the ones in it, want it to.
- 14:36SPEAKER_00: Here's what we have facing us right now.
- 14:38SPEAKER_00: These are some crazy headwinds.
- 14:39SPEAKER_00: We have iBuyers.
- 14:41SPEAKER_00: And if you're not familiar, an iBuyer is like an investor buyer like Opendor that comes in, buys homes, and then resells them themselves.
- 14:49SPEAKER_00: I opendoor has over a billion with a B, over a billion dollars in funding behind them.
- 14:56SPEAKER_00: And they're only in a few select markets so far.
- 14:59SPEAKER_00: They want to get rid of real estate agents.
- 15:01SPEAKER_00: They do now use real estate agents when they list the house they just bought to resell again to make a profit, but you know, eventually they're gonna figure out how to not do that.
- 15:12SPEAKER_00: Zillow has gotten into that game where Zillow is now in select markets buying homes.
- 15:17SPEAKER_00: So you realize we we as agents and LOs, we're going up against this.
- 15:23SPEAKER_00: And loan officers, remember Zillow bought a mortgage company.
- 15:26SPEAKER_00: Zillow mortgage exists.
- 15:29SPEAKER_00: And we don't quite know yet, because they haven't fully released it into the wild, we don't know how that's going to what is we don't really know what it's gonna look like.
- 15:37SPEAKER_00: But you know, based on how they've done things in the past, it will disrupt the hell out of the mortgage industry as well.
- 15:45SPEAKER_00: So if you think, if you're in if you're in a mortgage elo, you think that Zillow is just a problem for agents, oh my God, think again.
- 15:53SPEAKER_00: Zillow is a big deal, they are a big disruptor in our industry.
- 15:57SPEAKER_00: I'm tired of hearing that and I say this a lot too, Zillow does make about 73% of their income from real estate agents.
- 16:05SPEAKER_00: But you think they're just gonna settle for that forever?
- 16:07SPEAKER_00: No, they're gonna figure out ways to make more money that isn't dependent on one income stream.
- 16:12SPEAKER_00: If you have 73% of your income coming from any one place, that's a that's that's vulnerable.
- 16:18SPEAKER_00: That's a vulnerability for any person or any business.
- 16:21SPEAKER_00: So Zillow, they're not stupid.
- 16:23SPEAKER_00: They're extremely intelligent.
- 16:24SPEAKER_00: They're gonna figure out ways to have other income streams that do not rely on agents.
- 16:28SPEAKER_00: That's why they're getting into mortgage and all the other stuff.
- 16:30SPEAKER_00: They're buying homes, they're flipping homes, they're gonna make make a profit there, and that's gonna take a big dent out of some of the some of the homes, you know, that that we as agents can list.
- 16:41SPEAKER_00: And so Zillow's a big one.
- 16:44SPEAKER_00: Open door, Amazon, I think Amazon, as far as companies, is the the company to worry about because they could come in tomorrow and pay cash to buy a brokerage.
- 16:56SPEAKER_00: Let's say they buy Redfin, for example.
- 16:59SPEAKER_00: Amazon buys Redfin, and then they say, you know, and Redfin already has a discount brokerage model.
- 17:05SPEAKER_00: There they have agents who are employees and get paid a salary and bonuses.
- 17:10SPEAKER_00: So they already don't have the traditional commission model that most of us are used to.
- 17:14SPEAKER_00: So they're already disrupting that way, and they're all about the discount.
- 17:18SPEAKER_00: Well, Amazon comes in and they buy, let's say they buy Redfin, and they're like, okay, consumer, uh list, you know, come to Amazon and we'll we'll sell your house for free.
- 17:30SPEAKER_00: We'll just we'll just sell your house for free.
- 17:32SPEAKER_00: But in order to get that free sale, you have to get your mortgage through us.
- 17:37SPEAKER_00: An Amazon mortgage exists, by the way.
- 17:39SPEAKER_00: They've hired executives.
- 17:40SPEAKER_00: It's just not a big talked-about thing.
- 17:42SPEAKER_00: Like Amazon is actively looking to buy mortgage companies or start their own.
- 17:47SPEAKER_00: So don't fool yourselves either.
- 17:48SPEAKER_00: Amazon is here to disrupt the shit out of the mortgage world as well.
- 17:52SPEAKER_00: But they say, well, to sell your house for free if you get your mortgage through us, you get your insurance policies through us, uh, you know, furniture, your moving, um, you know, set up your utilities through us, set up your, you know, all all the all the stuff, all the other stuff that happens whenever homes are bought or sold.
- 18:08SPEAKER_00: Amazon can then provide that and make up for not earning a commission by selling someone's house.
- 18:15SPEAKER_00: They can do that.
- 18:16SPEAKER_00: They have the scale to do that.
- 18:17SPEAKER_00: So that's a very real possibility.
- 18:19SPEAKER_00: If it's not Redfin, I think they come in to buy someone else, and that's exactly what they're gonna do.
- 18:23SPEAKER_00: Do you think that's gonna disrupt our livelihood much?
- 18:28SPEAKER_00: Okay, if you're a if you're the average real estate agent and you, let's say you you get some leads from Zillow, hopefully you run your own Facebook ads, but maybe you don't.
- 18:38SPEAKER_00: And and you just kind of get referrals.
- 18:41SPEAKER_00: Like if and I've talked to so many agents that most of their business still comes from referrals, and that's all they do is get referrals.
- 18:49SPEAKER_00: But they all tell me that those referrals are drying up because millennials and younger people hear about disruptive companies like Homey or Redfin or whoever that offers rebates and and it's easier, it's more tech friendly, and they can do it all on their mobile phone and you know, blah, blah, blah, blah, blah.
- 19:04SPEAKER_00: And it's all about that mobile experience that they expect.
- 19:07SPEAKER_00: And that just so then the their referrals are drying up.
- 19:11SPEAKER_00: So if you're that average agent that's just getting referrals and maybe you get have some leads coming in from Zillow or realtor.com, or maybe you do a few Facebook ads or something.
- 19:20SPEAKER_00: And all of a sudden, there's this giant company that everyone already trusts, Amazon.
- 19:26SPEAKER_00: Everyone already trusts Amazon.
- 19:27SPEAKER_00: Like Amazon's proven that they're legit.
- 19:29SPEAKER_00: Like we all have prime memberships, all of us.
- 19:33SPEAKER_00: Every single one of us.
- 19:34SPEAKER_00: I know that's slight exaggeration, but pretty much.
- 19:37SPEAKER_00: And so then Amazon's like, oh, we'll sell your house for free.
- 19:40SPEAKER_00: How many people are gonna take advantage of that from a company they already trust and that's already proven to be extremely uh competent?
- 19:49SPEAKER_00: Uh who wouldn't?
- 19:51SPEAKER_00: Right?
- 19:52SPEAKER_00: So if you if you're just the average agent and you don't have any real strategy and you haven't branded yourself, you don't have any name or brand recognition at all locally, you're done.
- 20:02SPEAKER_00: You're absolutely done for.
- 20:04SPEAKER_00: And LOs, a lot of you guys rely on the deals you get from agents, right?
- 20:10SPEAKER_00: Like what I talk to so many LOs and they're like, how do I get more agent partners?
- 20:15SPEAKER_00: How do I attract more agent partners?
- 20:17SPEAKER_00: First, you have to give to get.
- 20:18SPEAKER_00: So you have to learn how to generate your own leads, take control of your own goddamn lead generation for once, then approach agents and say, Hey, I have two leads for you, or hey, I have two pre-approved buyers for you.
- 20:31SPEAKER_00: Would you like them?
- 20:32SPEAKER_00: That's how you attract new agent partners and and keep them, right?
- 20:36SPEAKER_00: And then get them to reciprocate.
- 20:38SPEAKER_00: It's not taking them out to coffee.
- 20:40SPEAKER_00: You know, it's not taking them golfing.
- 20:41SPEAKER_00: That's nice.
- 20:42SPEAKER_00: Like cool, you can take me golfing, but that doesn't mean I'm gonna refer my my uncle to you when I have two other lenders that I've that I've trust and have been using for years.
- 20:51SPEAKER_00: You have to give to get.
- 20:52SPEAKER_00: Anyways, but once all those agents, their referral business dries up, you as loan officers, so it is yours.
- 20:59SPEAKER_00: So it is yours.
- 21:00SPEAKER_00: But it's the it's the agents and the LOs who are not fully relying on Zillow or Realtor.com or some of these other leads.
- 21:08SPEAKER_00: Um, they the ones that have taken the time right now while they have a chance to build their own brand locally.
- 21:16SPEAKER_00: They're building their name recognition.
- 21:18SPEAKER_00: They're they're doing all sorts of things, just like last week's episode, episode 65, where I explain how every single thing you do marketing-wise is complementary of each other.
- 21:28SPEAKER_00: Everything you do.
- 21:29SPEAKER_00: So if you do door knocking and postcards and door hangers and Facebook ads and Zillow ads and Google retargeting ads and Instagram and Facebook, you know, when people see you or your face or your logo or your brand all over the place in many different places, and then they go to their kids' baseball game and your your face and logo is on a banner in the outfield, like even though there's no real like uh trackable ROI there, all those things work together.
- 21:58SPEAKER_00: If you don't have that presence, If you are not building con if you're not content marketing, if you're not building your brand and becoming a trusted local influencer, a local expert, you don't stand a chance unless you're a mega team with huge, huge not huge, but just super deep pockets that can spend$20,000,$30,000,$50,000 a month on leads to Zillow, you don't stand a chance.
- 22:26SPEAKER_00: Okay?
- 22:27SPEAKER_00: Loan officers, same thing.
- 22:30SPEAKER_00: If you're relying on other people to bring new customers in the door, you don't stand a chance.
- 22:36SPEAKER_00: I don't say this to scare you unless you use that fear to get your ass in gear.
- 22:44SPEAKER_00: All we talk about on the show is different ideas and strategies for how to sell more homes, to get more leads.
- 22:51SPEAKER_00: There's so many different ways to do it.
- 22:54SPEAKER_00: There's so many different ways to do it.
- 22:55SPEAKER_00: You just have to do it and implement it and commit to it and do it long enough to win and then keep doing it.
- 23:03SPEAKER_00: You don't stop doing the things that got you busy once you get busy.
- 23:07SPEAKER_00: Otherwise, you go back to not being busy.
- 23:09SPEAKER_00: You know what I mean?
- 23:11SPEAKER_00: So guys, we well, oh shit.
- 23:14SPEAKER_00: And I'll get to the solution here in a sec, and why I really wanted to talk to everyone involved in our industry.
- 23:19SPEAKER_00: But I didn't even talk about the economy, the the economic factors.
- 23:25SPEAKER_00: Oh, I didn't even talk about the lawsuit.
- 23:27SPEAKER_00: Okay, there's you know about the lawsuit?
- 23:30SPEAKER_00: The lawsuit.
- 23:31SPEAKER_00: Like the the attorneys, the the law firm that targeted big tobacco back in the day, they've now set their sights on real estate agent commissions.
- 23:40SPEAKER_00: So there's a class action lawsuit going around right now that they've sued Keller Williams and Remax and I think Berkshire Hathaway and and a few others.
- 23:50SPEAKER_00: And uh they're saying that we all um that we have like uh uh an organic monopoly and that and they're attacking the quote unquote six percent commission.
- 24:00SPEAKER_00: Look, I think that the merits of this lawsuit are horseshit.
- 24:04SPEAKER_00: I do.
- 24:05SPEAKER_00: Okay, because the sellers aren't being forced to do anything with anyone.
- 24:09SPEAKER_00: They're not.
- 24:10SPEAKER_00: Okay, the merits of the lawsuit are bullshit.
- 24:13SPEAKER_00: But it the court of public opinion, we all lose.
- 24:18SPEAKER_00: We all lose this thing because now and it's being picked up by some major, major sources, uh media sources, and and this huge spotlight is being is being shined or shown.
- 24:31SPEAKER_00: I don't know, I'm not an English major, so go screw yourself.
- 24:34SPEAKER_00: Uh this big this big spotlight's on our industry right now, and people who are struggling, people who are are you know trying to make ends meet, they see, oh my god, these people are making tens of thousands of dollars, you know, these checks are so big, they make so much money, and you know, that's my equity, why are they getting it?
- 24:51SPEAKER_00: They start to get that's where the conversation goes, guys.
- 24:55SPEAKER_00: Look, I'm with you, I agree that that's all that's all horseshit.
- 24:58SPEAKER_00: I I know.
- 24:59SPEAKER_00: I I'm with you.
- 25:00SPEAKER_00: Like, this is what I do for a living too.
- 25:02SPEAKER_00: But it's that in the in the arena of public perception, we lose this.
- 25:09SPEAKER_00: It does not matter if the class action lawsuit is successful or not, I don't think it can be because the merits are horseshit, in my opinion.
- 25:17SPEAKER_00: And I I I urge you, go read up on this class action lawsuit.
- 25:21SPEAKER_00: But where we lose and where things really start to change is the spotlight on us because that could invite some some more unwanted government regulation that tells us how much we can or can't charge or you know, all that stuff, more than they already do.
- 25:37SPEAKER_00: Or uh, you know, the consumers are just going to start thinking that we're even worse than they already think we are, that we're even more greedy than they already think we are.
- 25:45SPEAKER_00: And pretty soon that those commissions that that you you know you basically count on every single time, they get smaller and smaller and smaller when you factor in what Redfin's doing, what Zillow's doing, what all these other companies are doing.
- 25:59SPEAKER_00: All right.
- 26:00SPEAKER_00: It's it's just crazy.
- 26:02SPEAKER_00: It's just crazy.
- 26:03SPEAKER_00: Now, I will, I I almost said remind me, but you can't really do that because it's a it's a recorded podcast.
- 26:09SPEAKER_00: But I will remind myself, I'm gonna make a note real quick, to tell you how iBuyers are not all that bad.
- 26:13SPEAKER_00: iBuyers, uh, the ability to buy somebody's home uh for cash instantly, that is actually a tool that agents can use to their advantage.
- 26:22SPEAKER_00: And I'll explain how I've done that ever since I got into the business, and it really helps to uh it helps to help more people.
- 26:29SPEAKER_00: So I'm making a note of that real quick.
- 26:31SPEAKER_00: Not all bad.
- 26:34SPEAKER_00: Okay.
- 26:34SPEAKER_00: But the lawsuit is really bad for us with the public perception and and the public's willingness to uh to pay the commissions that that we charge.
- 26:44SPEAKER_00: Uh same thing on the on the mortgage side.
- 26:46SPEAKER_00: You guys know about mar margin compression and everyone's getting squeezed on price.
- 26:51SPEAKER_00: That's why if you that's why if you're not if all you're focused on is being the cheapest, you have no shot.
- 26:58SPEAKER_00: Because look, if you have a thousand people in a room, only if you have a thousand loan officers in one room, only one can be the cheapest.
- 27:07SPEAKER_00: You see where you see what I mean?
- 27:09SPEAKER_00: Only one can win that.
- 27:11SPEAKER_00: Everyone else doesn't.
- 27:12SPEAKER_00: So if it's all about price to you, you don't stand a chance.
- 27:15SPEAKER_00: It's about all the other stuff that matters.
- 27:18SPEAKER_00: Because price is only one piece of it, as you know.
- 27:20SPEAKER_00: So the economy, guys.
- 27:22SPEAKER_00: We here's some here's some shit that might blow your mind.
- 27:25SPEAKER_00: We're over we're overdue for a recession by five years.
- 27:29SPEAKER_00: Okay, going all the way back to 1854, the average length of a growing economy is about 39 months or 3.2 years, okay, uh, of a growing economy, a bull market.
- 27:42SPEAKER_00: Uh the average bull market is 3.2 years.
- 27:45SPEAKER_00: The average recession lasts about 12 and a half months or no, sorry, 17.5 months or one and a half years.
- 27:54SPEAKER_00: So a full business cycle on average, you know, boom to bust, the full cycle on average is about 4.7 years historically.
- 28:03SPEAKER_00: 4.7 years.
- 28:05SPEAKER_00: Okay.
- 28:05SPEAKER_00: The bull market we're in right now started on March 9th, 2009.
- 28:11SPEAKER_00: It has been over 10 years that we have been in a bull market in economic expansion.
- 28:17SPEAKER_00: Okay, we are overdue by 100%.
- 28:20SPEAKER_00: Okay, we should have only had a bull market for five years historically.
- 28:24SPEAKER_00: I know there's money printing and quantitative easing and everything that the Federal Reserve did factors in and screws that up.
- 28:30SPEAKER_00: But you know, so that's kind of propping things up.
- 28:33SPEAKER_00: But we're still overdue for a recession.
- 28:36SPEAKER_00: So that's coming to.
- 28:37SPEAKER_00: I don't know when.
- 28:38SPEAKER_00: I think it's gonna be a year, year and a half, two years down the road.
- 28:41SPEAKER_00: But that that's also a factor.
- 28:44SPEAKER_00: Guys, right now is the time to link arms.
- 28:48SPEAKER_00: Talk to your loan officer about working together to uh for on a strategy on how to get leads together.
- 28:55SPEAKER_00: And not just how to get leads, but how to get the message out about the value that you as a team, not just individually, but you guys as a team bring to the the buyer.
- 29:06SPEAKER_00: All right.
- 29:07SPEAKER_00: It's it's so strange how everyone, media companies, podcasts, shows, um everything is focused on one or the other, loan officers or agents.
- 29:21SPEAKER_00: Why aren't we focusing on both at the same time?
- 29:24SPEAKER_00: In situations like this where we're in serious danger of our livelihood being just torn up torn to shreds, uh you'd think now is that now is the best time.
- 29:36SPEAKER_00: Now it's more important than ever to really work together.
- 29:39SPEAKER_00: So if you have some lenders that you've been agents, if you have some lenders you've been working with for a while and you consider them trusted partners and friends, go to lunch and talk about this shit.
- 29:50SPEAKER_00: Share this episode with them.
- 29:51SPEAKER_00: Loan officers, share this episode with your agent partners.
- 29:55SPEAKER_00: Have a discussion about how you can work together to and put you know, put together like a package deal because consumers want ex they want the easy, quick experience.
- 30:07SPEAKER_00: So if they see it as, well, my agent's over here and my lender's over here, that's two separate things.
- 30:12SPEAKER_00: If you guys work together and create a package where you communicate your value and pitch your value to the consumer together, that's easier for them.
- 30:23SPEAKER_00: And to them, that seems like, okay, this is a one-stop shop.
- 30:26SPEAKER_00: This is easier than having one over here and one over here.
- 30:30SPEAKER_00: You see where I'm going with this?
- 30:32SPEAKER_00: You have to start working together with your partners.
- 30:35SPEAKER_00: It's not all about agents fighting for agents and lenders fighting for lenders.
- 30:40SPEAKER_00: If we don't do this together, we're we're screwed because these giant companies are coming for both of us at the same time.
- 30:48SPEAKER_00: And let's let's be real, the executives that run our companies, the heads of brokerages, you know, aside from a few of them, a few of them really know what's coming down the pike and are and are um putting plans in place to combat that and and prevent that, which is great.
- 31:06SPEAKER_00: But the vast majority of brokerage owners and branch managers and mortgage executives have their heads so far up their ass, or they're so in denial about what's coming, or or that they are or that they are directly in the crosshairs of what's coming, that you are on your own.
- 31:25SPEAKER_00: You're on your own.
- 31:26SPEAKER_00: You could either do it yourself as a solo loan officer or a solo agent, or you can reach out to your partner across the aisle, so to speak.
- 31:33SPEAKER_00: Agents, talk to your lenders, lenders, talk to your agents, put a strategy together, start advertising together.
- 31:40SPEAKER_00: Obviously, you want to be compliant with everything, but start start attending events together, do open houses together, do Facebook lives together, start you know, marketing yourself as a package.
- 31:53SPEAKER_00: That's gonna be that's gonna be a big that's really gonna help.
- 31:59SPEAKER_00: Okay, that's really gonna help.
- 32:00SPEAKER_00: And ultimately you have to learn how to get your own leads.
- 32:03SPEAKER_00: If you don't this is business 101.
- 32:07SPEAKER_00: Any business that cannot get new customers in the door on a regular basis doesn't stand a chance.
- 32:15SPEAKER_00: Okay, it doesn't matter if you're selling soap or if you're a restaurant or a dry cleaner.
- 32:21SPEAKER_00: If you can't get new business in the door, you will eventually fail because those loyal customers that you have, eventually they slow down, or one moves out of the area, or one dies, or one decides to work with somebody else, or whatever, and and slowly, you know, think of think of your business as a as a bucket with a with a hole in the bottom.
- 32:43SPEAKER_00: Okay, so as you're filling it with with new business, some of it's falling out the bottom.
- 32:48SPEAKER_00: So you have to continue to fill it up because if you don't, eventually, like you could fill it all the way to the top, let's say it's with with water, right?
- 32:56SPEAKER_00: But it's pouring out the bottom, out of that hole.
- 32:58SPEAKER_00: So eventually, if you're not continuing to put new business into that, it will empty and you will be out of business.
- 33:05SPEAKER_00: So why are you relying on your team or on your broker or on Zillow or on whoever to bring new customers in the door?
- 33:15SPEAKER_00: Even if you're relying on referrals, like I told you earlier, and like I know you understand, those referrals will slowly start to seek out Redfin, seek out Open Door.
- 33:28SPEAKER_00: They're like, oh, Open Door will just buy my house right now.
- 33:30SPEAKER_00: I don't have to do anything to my house.
- 33:32SPEAKER_00: I'll just sell it to them or I'll sell it to Zillow.
- 33:34SPEAKER_00: That's attractive.
- 33:36SPEAKER_00: That is it, that's attractive.
- 33:39SPEAKER_00: Real quick before I forget, because I know I promised you guys, iBuyers are not all bad.
- 33:43SPEAKER_00: And and a trend that I'm seeing that actually makes me happy is the real estate brokerages building out their own iBuyer programs.
- 33:51SPEAKER_00: Keller Williams has announced this.
- 33:53SPEAKER_00: It's not live yet, but I know Keller is doing this, Remax is doing this, a lot of individual agents or individual branches are doing this.
- 34:01SPEAKER_00: But how it and I used to do this when I first got into the business because my broker was a real estate investor, and and so he bought and bought and sold homes all the time.
- 34:11SPEAKER_00: And so I always knew that I had an investor in my pocket, not, you know, not like the illegal kind of being in my pocket.
- 34:19SPEAKER_00: You you know what I mean.
- 34:20SPEAKER_00: God damn it.
- 34:21SPEAKER_00: But you know, I had an investor right there sitting next to me that could make an offer to buy that person's house for cash if it made more sense to them.
- 34:29SPEAKER_00: So I would go into listing presentations and I'd say, here, Mr.
- 34:32SPEAKER_00: Seller, here's here are your options.
- 34:34SPEAKER_00: We could just buy your house for you.
- 34:36SPEAKER_00: Uh you don't have to do anything to it.
- 34:38SPEAKER_00: We'll close on it seven days from now.
- 34:40SPEAKER_00: We'll write you a check for cash.
- 34:42SPEAKER_00: You literally don't have to do anything.
- 34:43SPEAKER_00: You don't have to do any improvements.
- 34:45SPEAKER_00: We'll we'll buy the house as is, and you're gonna get this much, let's say 200,000.
- 34:50SPEAKER_00: Or if you want, you know, if the house is in good shape, or maybe there's just a little bit of work to do, or if you did some improvements, we could actually list it and get you 250.
- 35:00SPEAKER_00: So you're giving them options.
- 35:02SPEAKER_00: Okay.
- 35:03SPEAKER_00: It's always better to approach a listing presentation with options rather than here's the option.
- 35:10SPEAKER_00: I list your house, I sell your house.
- 35:12SPEAKER_00: Or it's no, we'll just buy your house.
- 35:14SPEAKER_00: And it just depends on what they want to do.
- 35:16SPEAKER_00: So now if if agents know that their brokerage is there, their brokerage has a program that if that person doesn't want to sell it on the open market or on the MLS or it has too much work to be done to it or whatever, they don't want to deal with showings, they they they just got a job uh out of state and they have to move in three days, like or whatever, you know, oh cool, my brokerage will will just buy your house then.
- 35:41SPEAKER_00: You're not gonna make as much, but here you go.
- 35:43SPEAKER_00: Like, and then you're giving options.
- 35:45SPEAKER_00: That's where I think the eye buying thing, when done inside a brokerage, can be a great tool to help and supplement the real estate agent when you're enlisting presentations.
- 35:54SPEAKER_00: Anytime you can give sellers more options, that is a very, very good thing because all sellers have different motivations.
- 36:02SPEAKER_00: Some don't care as much about how much they how much they're gonna net from the sale as much as the convenience of the of the process.
- 36:09SPEAKER_00: Some need it quick, some need it, some need it yesterday, and they'll take 20 grand less to just get it sold right this second.
- 36:17SPEAKER_00: Some people don't want to deal with repairs.
- 36:20SPEAKER_00: There's people are different.
- 36:23SPEAKER_00: Okay, so so if your brokerage has one of these, that should kind of excite you.
- 36:27SPEAKER_00: Okay, that's not really a competitor to you.
- 36:28SPEAKER_00: That's a that's a a supplement, that's another tool in your tool belt.
- 36:32SPEAKER_00: So that's a good thing about the iBuyers.
- 36:34SPEAKER_00: But the outside companies, the open doors, the Zillows, um, OfferPad, these guys, not so, not so good.
- 36:40SPEAKER_00: Not so good.
- 36:41SPEAKER_00: They're competitors.
- 36:43SPEAKER_00: One great example that I've seen of an industry coming together to try to combat some of these forces, uh, there's there's a been a lot of frustration among real estate agents with the MLSs, because so many MLSs just sell their data or give their data over to Zillow, and and then Zillow, as you know, screws us.
- 37:02SPEAKER_00: You know, they just they end up screwing us with our own data.
- 37:06SPEAKER_00: And so there's uh some some big-time high-end luxury brokerages, boutique brokerages out in California.
- 37:14SPEAKER_00: Uh the agency, uh I know that they're they're in Beverly Hills and they're on million-dollar listing, but them and a few other people got together and created their own MLS.
- 37:22SPEAKER_00: They're like, screw this, we're gonna create one called the PMLS, the the pocket ML, no, the pocket listing service.
- 37:29SPEAKER_00: The P sorry, the PLS.
- 37:31SPEAKER_00: And and it's a really interesting idea.
- 37:33SPEAKER_00: So now they have a bunch of inventory that's being listed exclusively on the PLS that will never be listed on the MLS.
- 37:41SPEAKER_00: So now agents are joining the PLS, and you can check it out.
- 37:45SPEAKER_00: Uh just Google the PLS.
- 37:47SPEAKER_00: I think it's thepls.com.
- 37:49SPEAKER_00: I just learned about this this morning.
- 37:50SPEAKER_00: I'm no expert by any stretch.
- 37:52SPEAKER_00: I have no involvement with them.
- 37:54SPEAKER_00: But agents got together and they're like, screw this, MLSs.
- 37:57SPEAKER_00: We're gonna like our listings are our listings.
- 37:59SPEAKER_00: You know, we're gonna do our own thing with them.
- 38:01SPEAKER_00: Thank you very much.
- 38:02SPEAKER_00: So now it's a tool for the agents to where you as a buyer's agent can go to your clients and say, hey, you know what?
- 38:08SPEAKER_00: I actually have access to these homes over here that aren't on the MLS.
- 38:12SPEAKER_00: We have a bunch of inventory over here on this PLS that all these other agents don't have access to.
- 38:18SPEAKER_00: You need to hire me and work with me because I have access to these off-market properties or off MLS properties.
- 38:24SPEAKER_00: That's a big deal.
- 38:25SPEAKER_00: So that's a that's a really interesting thing.
- 38:27SPEAKER_00: All of this craziness going on right now, all the scary stuff we're talking about, and worrying about going out of business and everything, you really only have to worry if you aren't doing anything to brand yourself locally, aren't doing anything to stick out and provide value locally.
- 38:44SPEAKER_00: If you have no idea how to get new leads coming in the door and you're not you're not actively learning how to do that, yeah, you're in trouble.
- 38:51SPEAKER_00: You are.
- 38:52SPEAKER_00: I don't know when you know you're gonna be out of business, but eventually you will be.
- 38:57SPEAKER_00: And you know that.
- 38:58SPEAKER_00: Look, if you're if you do not know how to get new business in the door yourself, you know that that's not sustainable.
- 39:05SPEAKER_00: Let's be honest here.
- 39:06SPEAKER_00: Look, and we all start at different places.
- 39:09SPEAKER_00: I'm not I'm not stepping on your toes to be a dick.
- 39:13SPEAKER_00: All right.
- 39:14SPEAKER_00: I'm stepping on your toes so that you understand how important it is that you now take a little bit extra time and educate yourself on Facebook ads.
- 39:22SPEAKER_00: Educate yourself on content marketing, start blogging, start doing YouTube videos, start a podcast, start being the local influencer, the local expert, the local celebrity.
- 39:32SPEAKER_00: That's the if you're a local celebrity that people know and they want to work with and they seek out, just because you started a podcast locally or you started a local video show, you're gonna be you're gonna be well insulated when all these other jokers that have no idea how to get their own business, they're all gonna go out of business first.
- 39:50SPEAKER_00: You're not, because you're the local celebrity that just happens to sell homes or that just happens to do loans.
- 39:56SPEAKER_00: You have to become a media company, guys.
- 39:58SPEAKER_00: This is so important.
- 40:00SPEAKER_00: All right.
- 40:00SPEAKER_00: Link arms.
- 40:02SPEAKER_00: Uh this is this is a call to action, and I'm dead serious about this.
- 40:06SPEAKER_00: Loan officers and agents need to get together and work together.
- 40:10SPEAKER_00: And executives from the agent side and the lender side, you need to be talking to each other and coming up with partnerships or strategic alliances.
- 40:19SPEAKER_00: I know there's RESPA and stuff we have to navigate.
- 40:22SPEAKER_00: It doesn't mean you can't like help each other out in certain ways or or do certain things that are complementary of each other.
- 40:29SPEAKER_00: Strategic alliances.
- 40:31SPEAKER_00: We have to think about how to come together.
- 40:34SPEAKER_00: And I'm I'm sick and tired of not having any resource for uh for both the agent and the lender and the relationship.
- 40:42SPEAKER_00: So so you know what?
- 40:43SPEAKER_00: I'm creating it.
- 40:44SPEAKER_00: I'll tell you more about that in in the next week or so, but I'm creating that.
- 40:48SPEAKER_00: That's happening.
- 40:49SPEAKER_00: I'm I'm sick and tired of just having resources for agents, just having resources for lenders when both need to work together right now, or we're all going out of business.
- 40:58SPEAKER_00: That's just happening.
- 41:00SPEAKER_00: All right.
- 41:02SPEAKER_00: Woo.
- 41:03SPEAKER_00: All right.
- 41:04SPEAKER_00: Wah wam.
- 41:06SPEAKER_00: Want womp.
- 41:07SPEAKER_00: I I'm not even gonna do a book of the week this week.
- 41:09SPEAKER_00: Um don't even don't even read.
- 41:11SPEAKER_00: Don't even read.
- 41:12SPEAKER_00: Just I'm just kidding.
- 41:13SPEAKER_00: Read every day, reading is very good, listen to Audible.
- 41:16SPEAKER_00: Um, but uh really, really think about what I'm what I'm saying.
- 41:20SPEAKER_00: I'm not gonna distract you with a book of the week this week.
- 41:24SPEAKER_00: Um I will tell you though, we we have done 262 episodes of the Massive Agent Minute.

- 43:23SPEAKER_00: And if you learn how to do your own goddamn lead generation without having to pay overpay somebody else to do it for you, then you are gonna be safe.
- 43:31SPEAKER_00: You're gonna have control.
- 43:33SPEAKER_00: Okay?
- 43:34SPEAKER_00: That is important to me.
- 43:35SPEAKER_00: It's not all about the sales.
- 43:38SPEAKER_00: Yes, I can make a good living.
- 43:40SPEAKER_00: Yes, but the more people you help, the better of a living you make.
- 43:43SPEAKER_00: I'm focused on how do I help more of you guys?
- 43:46SPEAKER_00: Because I know what it's like to be broke.
- 43:49SPEAKER_00: I know what it's like to have financial stress.
- 43:51SPEAKER_00: I know how that affects families and how it affects you in your mind and how it just messes with you.
- 43:57SPEAKER_00: I understand that.
- 43:59SPEAKER_00: I and I don't want you guys to have that if it's avoidable.

- 44:08SPEAKER_00: We will walk, we will take your hand and walk you through it.
- 44:11SPEAKER_00: We will give you the ads to run that you just have to copy and paste, and then give you the support to learn how to do it again and how to tweak them if they're not working right.
- 44:20SPEAKER_00: We do all that for you.
- 44:22SPEAKER_00: And you'll be the only one in your market to do it as long as you become a full access member of the Massive Agent Society.

- 44:33SPEAKER_00: Take this to heart.
- 44:34SPEAKER_00: Let's have a discussion about how we as agents can work better with lenders and how we as lenders can work better with agents.
- 44:41SPEAKER_00: This needs to happen.
- 44:42SPEAKER_00: We need to have this conversation.
- 44:44SPEAKER_00: Let's be adults about it.
- 44:45SPEAKER_00: Kick some assignments.
